Who's this guy? Hey, people calling, this is Tyson. Yes, I'm returning your call. My name is Charles Kloe. Oh yes, Charles.
Um, wait, what the fuck was this call?
Team? Hey, team, we're calling. This is Ty. What price would I need to be at Assuming we were purchasing the property as is, meaning you take this— I'll have a better idea probably by Friday on what the best offer I'm gonna get. Oh, okay.
Yes, yes, yes, yes, yes. I remember this cat. He's got a bunch of different fucking people. Okay. All right, I need to put some notes. Charles has 4 other companies. He's getting offers from. Call him on Friday, find out what the offer to beat is. Cool. All right, what pre do you use? Jack, I don't use pre-workout, not necessary. Um, I used to love pre-workout, and I will take it occasionally, every once in a while, whatever. I'll order some and I'll take it, but, uh, I really I don't need pre— it doesn't fucking do anything, man. It's— I don't need some fruity fucking drink before I go lift heavy-ass weights. I don't think it helps. I think most of it's placebo. That's where I'm at on the pre-workout. All right, wait, am I attached? Am I the lead owner? I'm not the lead owner. Okay, we gotta add me on the lead.
There we go.
Now we're gonna add a follow-up date for Friday. Had to really rack my brain to remember that one. Let's see here, for Friday the 12th, delightful. Okay, how do you keep the lead flow coming, Boss Araf? I'm constantly running ads, my guy. 250K still a goal for this month? You guys don't worry, absolutely it still is. Gotta hit the slopes before you work out. Guys, in the year 2023, you cannot be hitting the slopes. There's so much shit out there. There's so much fucking fentanyl and all this other bullshit. You cannot be hitting the slopes anymore. You gotta stop doing that. You gotta— you can't be hitting the slopes anymore. People are fucking dying left and right because they're fucking doing a line and then boom, fentanyl, boom, dead. Can't be— you can't be doing it, bro. You just can't. All right, okay, Charles Coe, we got him figured out. Who the fuck else we got? We got a lot of— oh, we gotta call Mr. fucking Jerry. That's who we gotta call. We gotta get this fucking Tennessee situation figured the fuck out, or he needs to get out of my life. You haven't made a sale in 14 days, brother. You blind, deaf, or stupid? All right, have you ripped the slopes? Plead the fifth, bro. Have you tried Jack3D, the pre-workout?
No.
All right. What the fuck's going on with Jerry's phone? Ghost is energy drink, correct?
Yes.
Ghost is energy drink. Quite a tasty one at that. Worried it may be too sweet and it'll make my tummy hurt, which will be everybody's problem. When you calling it a day? I got another 2 hours plus of fucking calling right now. We're in for a haul, everybody. Uh, current profits, Nick, I don't know exactly. I will know more about from this, like, the, this 6-7 days, um, like the end of the weekend when we have all this shit listed. I know what it's being marketed for, but it's over 100 G's. Are you working on Sunday?
No.
Pay anything? Please guide me, I just want your knowledge of wholesale, bro. I got links in my bio, dog. I'd love to help you. What kind of marketing are you doing? Social media inbound marketing. We run ads on Google, Facebook, Instagram, YouTube. Dalton, I use smartphone.io, man. What the fuck is going on, dude? I hope Jerry's okay. Yes, Nick, I know all about creative finance. I was in Pace Morby's Sub2 thing. I was one of the first, I don't even know. There probably wasn't 200 people in that group when I joined.
Hi, thanks.
I've done Sub2 deals before. I've done seller finance deals. I don't really like it. I don't like Sub2. They're a pain in the ass. Seller finance I'm a fan of. You ever hit Old Town or you stay away from all that? I used to love Old Town, bro. I used to be a fucking little Old Town rat, but I stopped drinking so I don't go to Old Town anymore. Smartphone or batch better? Antoine, I think batch dialer is the better dialer. I just use smartphone because it integrates really well with my CRM. But if I didn't use the CRM, I would use batch dialer. Yeah, but I mean, Old Town's fun and stuff. I mean, trust me, I had my fair share of fun there, but I just— I'm past that part of my life. No disrespect to anybody who isn't, or if you still go out and do that, whatever, that's fun. I feel you, you We're all on different journeys. What's your view on marriage? Love it. What's the watch? Rolex Submariner 116040. Why don't you just drink on special occasions? I don't want to, man. I fucking hate being hungover. I hate it so much. It fucks me up, man. I fucking— when you're drinking, you're just trading happiness for one point in time for knowing another point in time you're going to feel like fucking shit. And I hate feeling like shit. Did college help you succeed? No. TikTok families invited to the wedding? We'll have to see. Dude, hangovers are fucking— hangovers are my kryptonite, bro. I used to get these gnarly 2, 3-day-long lasting hangovers that were just fucking, you know, I just, I couldn't perform. I couldn't perform. I couldn't perform. And when I can't perform as a business owner, that means all the people working for me, everybody else, They're not getting 100%, right? And their livelihoods depend on me giving fucking 100%. So I couldn't fucking— I didn't have room for that in my life anymore. All right. Where'd you meet your girl? At a party at the University of Alabama. All right. See if Jacob will answer the phone. If not, we got 6 new leads to call. Then we'll hit the dialer. Dude, this thing is crazy. Are you gonna get engaged? Yeah, eventually. Eventually. Me and Meredith, she, she gets pissed when I say it because she wants, you know, she wants a ring obviously, but we're already married in my mind. I've been married to that girl since I first saw her. "You're a leader of this society." Thank you, Bet. No, I really appreciate you saying that. That's probably one of the nicest compliments I've ever gotten in chat. Thank you, Bet_015. I appreciate that, man. "Where'd you buy the drink?" I bought this at QT on the way to my office. "13 months sober, feel best I ever have." I'm with you, brother. I'm not quite at 13 months yet, but congratulations, man. I know it's not easy always. "Where can I learn how to do creative finance?" YouTube, do you offer that? Where do you think is best? Nick, Case Morby is far and away the best person to learn creative finance from. He just came out with a book called Wealth Without Money or something like that. I bought it. I haven't read it yet, but I know it's gonna be good. I would look at that. Take a vow, don't get the government involved in marriage. Yeah, dude, that's, I mean, here's the thing with marriage is like I believe in like monogamy and then like, you know, having a life partner and all of that, but I definitely, Don't think the government needs to be getting involved in any of this shit like that. I think the government needs to stop meddling in any of my personal affairs, you know what I'm saying? I digress. No answer from Jacob. All right, swell. All right, okay, we got Charles in Columbia, South Carolina. Let's go, baby! Home of the U— University of South Carolina Gamecocks. Dream car, LaFerrari, Aventador SVJ, P1, Carrera GT, fucking the new Revuelto, a 488 Pista. Dude, I got fucking a Veyron. Dude, I got fucking—
Hello?
Hello, Charles? Yeah. Hey Charles, this is Tyson. Looks like you filled out some information on my website about possibly selling this property over here on Rollingwood Trail.
Yes, I did. It's presently on a No Frills listing. It's a for sale by owner that I can cancel anytime with HomeCore in San Diego.
Very nice, very nice.
So I can cancel that at any time.
Okay, yeah, because, you know, the way we kind of work is we have cash offers, and if it's not listed, we can buy the property without any need for any of us to waste money on realtors or anything like that. Right. So good deal.
And I can cancel that with just an email.
Okay.
I've used them a few times before to actually sell houses.
Okay. Is— who is this? Is this Homecoin.com? Is that the service you're using?
Homecoin.com, yes. Jonathan Mitterach. I put homes on there, they put it on the local MLS for me, and, um, selling agents— or excuse me, buyer's agents contact me. I show the house as if I'm a realtor. And it saves me 3%. I've done it several times.
What, uh, what do they charge to put it up on the market?
$95.
Not bad. They know—
look them up. Yeah, well, I don't know if they're great.
Do you know, do you know if they operate in most states?
Uh, it's not in every state. It is in South Carolina. Um, it's in a few states. It's not in all states. It's probably like maybe 13 or 14 right now. Okay, well, he has his broker's license here also. It's very, very helpful. Yeah, trust me, he can't make any money on it.
Well, I have a, I have a flat fee listing service that I use, um, where I pay, um, they, their normal rate is like $195 and a quarter percent of the sales price, um, and I'm not really happy because like you said, they just, the, uh, like they call you, right, and you just deal with it, whereas this, this other one got a bunch of other steps. Messing up my process. So that'll be interesting. I'll check that out. I appreciate the recommendation. But of course, let's, uh, you know, I'm kind of digressing here. Let's, uh, let's talk about this house over in Columbia. It's definitely something we can be interested in. I'm seeing these photos online. These are all going to be pretty accurate.
They are completely accurate. The kitchen just went in Sunday, yesterday, two days ago, two days ago.
Okay, so the, uh, new cabinets Uh, no, they're not new.
They were just refinished. They're the solid wood from 1970.
Okay.
I can't buy those for any price. Right.
Okay. And then it looks like new appliances went in. Yeah, new appliances. Okay, so it's not these old white appliances?
No, those are the brand new ones.
Oh, gotcha.
Okay. If you scroll through the pictures, I accidentally, comma, intentionally left the Brady Bunch stove in there the 1971 dishwasher by theoretical accident to show people what was there.
Oh, okay. I scroll down—
property 29 times. Everybody's problem right now is financing. It's people trying to get up and out of downtown Columbia. And I was notified today that I'm being laid off from my job as a high school principal. Uh, basically I'm being pushed out the door because I'm at the top. And I need to get rid of some stuff. Well, this is selling too slow.
I'm sorry to hear that, man.
I'm 55 years old and ain't nobody gonna want me, but that's a fact of life, ain't it? Yeah, life goes on.
Well, hey, when one door closes, another one opens. So, uh, you know, exactly, you know, we never know. You never know what, what the universe has in store for you, and more than likely it'll be even better than what you thought. Alright, so 3 bedrooms, 2 baths, everything looks good, new windows. How's the roof on the property?
I put a new roof on there in September. We had a pallet of Architecture shingles that were bought for a job. The roof was nowhere near as bad as it was supposed to be. I bought a fire-damaged house sight unseen and I thought, you know what, it probably needs this, probably needs that. It's a long story, but I bought a pile of the shingles thinking I was going to use them, and they've been sitting, so we put them on that house. Okay. The architecture shingles, as you can probably tell from the photos.
Yeah. Okay, very nice. Um, and then how about heating and cooling? We got an AC unit on the property?
Brand new system, uh, done by, uh, Sam Castle Air, which is a big name company here in South Carolina. 95% efficiency air conditioner, gas furnace, and we have to replace all ductwork now under South Carolina law. Cost me $18,000, and that's what killed me there.
Geez, sorry to hear that.
Yes, no, that's our South Carolina law. All returns and all ductwork now must be replaced on any changeout, and they don't have any kind of subsidies or grants for that? Nope. Um, I can apply to Dominion, uh, but it's not my personal residence.
I see, I see.
Yeah.
Okay, um, I'm looking at the pictures here, can't really tell. Is this a 1 or 2-car garage?
2.
Okay, and then, uh, the garage— the property's on city sewer?
Yes.
No basement?
No, no, no, nothing in South Carolina has a basement.
Okay, yeah, I didn't think so.
Um, all right, all space, but okay.
Um, how soon do we want this thing sold?
Uh, for the right price, anytime. All right, I'm not going to take a beating on it. I know what I have into it. I know I'm not going to make a dime.
Okay.
Um, It is what it is.
Alright. Let me ask you, do you have a— is there a mortgage on the property?
No.
Okay. Alright, well here's what I'll do, Charles. Appreciate all the information you've given me. I think that'll be enough for me to take this over to our underwriters. We'll take a look at the property together with them and they will let me know how much we can offer you for this. As I said before, We pay cash, we cover the closing costs. You can go ahead and cancel that listing if it's something that works out, whatever it may be. And we're buying the house as is, so no matter what, any kind of inspections or what they find, you know, we're not going to ding you on the repairs or anything like that.
Uh, it has already been inspected for one buyer, and I was pleasantly surprised. Can I just say we did a good job on that?
All right, good deal.
It's hard to find fault when roof, windows, insulation, gas lines, windows, appliances, everything's brand new. I mean, you really have to look to find some wood rot. It is South Carolina and you're gonna find some every day. Yeah, yeah.
All right, Charles.
I'm not concerned about that.
All right, well, good deal then. Let me go take this over to them and I'll give you a call in like 5 or 10 minutes.
Okay. Oh, okay. Yeah, thank you.
All right, talk soon. Bye-bye. All right, have a good day.
All right, we'll talk soon. Thank you.
You too. Bye-bye. All right, well, he's not gonna fucking like me after I give him a call. Let's see here. He's priced under what a lot of other shit's selling for. So in the last 12 months, what do we got? High to low, where's our $1,800 square foot? We got a $300K right here. What the fuck? For those of you guys watching on YouTube, evil lair. Does Dr. Doofenshmirtz live here?
No. How about Gru?
Somebody evil lives in this house and you can't tell. Like this, that's an evil lair. That's what that is. Okay, sold for $300K. What else we got? $293,000, 3/2, no pictures. Oh, so this is where he's getting his listing from. Yeah, okay. Yeah, this is, this is gonna get ugly, chat. This is gonna get ugly on the offer call, but this is gonna be all right. For those of you guys watching asking about Creative Finance, this will be a situation where I will pitch Creative Finance because This is a good area in Columbia. You gotta be careful in Columbia, there's a lot of shitty areas. In Columbia, South Carolina, that is. But we'll go ahead and we'll try and pitch him terms. And you guys will see kinda how I angle this. I mean, look, he's got it listed right, I think. But the fact that it hasn't sold, worrisome. Either way, I can't, I can't imagine the ARV is going to be much more than $300,000. Maybe. I mean, there's some other stuff for sale, high $300,000s. It's bigger. So perhaps. Got anything pending? I'd love for something to be pending.
It's more.
What is this? $269,000, bro. See, look, here's the problem, bro. His house is competing with this house on market. Now, this house looks fucking weird. But never mind, this house looks fucking weird, but it's probably nicer on the inside. But I'd say his house is better. If I'm a buyer, I'm buying his house, not, uh— oh, it's for sale for $219,000, not $293,000. Okay, that gives us some more room. Okay, all right, I'm saying this is a $300,000 house. $1,880,000, everything's good, just a full interior remodel. So we'll say What is that gonna be? Um, 20 for the kitchen, and then we'll say, we'll say 50 G's on the remodel. Yeah, we gotta be at 142. That's where I like it. I mean, I think he's got the as-is value right. All right, 142,775. That's what we'll be giving this man an offer of. Repair estimate, we put 50 G's. All right, let's see if we can, um, Gabriel, I respond to— it just depends if I'm talking to people, I can't respond, I'm not reading it, or when I'm looking at shit. But, uh, YouTube, YouTube is better. If you want the comment that you want to, uh, me to get answered, ask on YouTube is be your best bet. All right, okay, better get the terms ready on Creative Finance. So you don't want to go ahead and figure out the terms first. First you need to make sure they're even open to the idea.
Hello?
Hey Charles, it's Tyson.
Uh-huh.
Hey, so we just got finished taking a look at the property with the underwriter. Looks pretty cut and dry from what we're seeing. So, got a couple different things for you. Number one is we looked at it for our cash price. Don't want you to get mad at me or anything, but they came back, we would want to pay $142,775 for it.
For it.
Now—
Why would I do that?
I completely understand. That's exactly what I told them. I said, that's not gonna work. And they were like, yeah, okay, that makes sense. So that's not a good option for you, but not sure if this would even be a plan B or even a plan C, but maybe a plan D is. If you're open to selling it to us on terms, we could offer you the price of what you're asking for it, full asking price. Uh, it's just we can't pay you all the money at once. It'd have to be made over time in monthly installments.
Okay. Am I being streamed live on TikTok?
What's that?
Am I being streamed live somewhere?
Uh, yeah, I mean, I record and livestream a lot of my calls.
Okay. Uh, I didn't know that. You should have told me that. Um, what would the terms be?
So on something like this, we would need to figure out a down payment that works for you, something so you know, hey, they have skin in the game, that makes sense. And then we need to figure out a monthly payment that works for you, and then a, uh, the amount of time you'd want or you'd allow us until we paid you off in full.
That's like me holding paper for somebody.
Yes. So yes, you become the bank, we create a promissory note. Yeah.
What term are you looking at?
So typically on a deal like this, we do it like the banks sort of in Canada. So we amortize out 30 years. But then we'll set up a balloon in like 8, 9, or 10 years.
No, no. I'm not holding something out this long. I can find a buyer for this. I'm just panicking. If I drop the price $20,000, put it over $200,000, I'd have multiple offers in my hand.
Yeah, and I absolutely could see that. Like I said, probably not even a plan B. If it comes down to it, could be a good plan C though.
I'm not holding anything for that long. Thank you.
Okay, completely understood.
Any other options?
Um, I mean, the other thing we have is, uh, we do have another program, but it's, it's not gonna work. It's essentially where we do very similar to what you've got going on. We list the property for you on it with a flat fee service, but we also send it out. I mean, as a national real estate investment company We have just hundreds of thousands of different other investors that we work with. These are verified, valid investors.
All investors are doing the same thing I'm doing. They're offering 20, 30, 40% below actual market, putting a coat of paint on it and listing it.
Yep. You're—
that's all we're all doing.
You're absolutely correct.
I know. Okay. All right. Well, I wish you the best. It was an entertaining thought for a moment.
All right. Well, hey, I do appreciate you taking the time. Also, just curious. Uh, why'd you ask the question about if this was being live streamed?
Because someone contacted me and just said, I, I heard your voice on TikTok.
Oh, no kidding. Huh, small world.
They said be very careful. I said, I know there's scammers out there non-stop. That's why I asked you and you told me the truth. So that's why we kept talking.
Gotcha. Well, of course, I mean, I always look— I know there's a lot of people in my industry who can be a little bit dicey, and I, I always make sure to just keep it 100% with people. Let them know exactly what's going on.
Right, okay. All right, I appreciate the consideration.
All right, well, I appreciate your time, Charles.
Good luck.
Thank you. That is a fucking first for me, boys. What the fuck? Oh, what a good guy though. Look, here's the thing. What we talked about, it just doesn't work for him. But we shot our shot and then who knows, maybe a couple weeks down the road, he'll be like, eh, maybe I would like to just kind of make some passive income on this. But either way, like I said, we shot our shot, so yeah. Guys, I don't think anybody snitched or anything. It's just probably somebody who knows this guy. And even if they— like, somebody did reach out, like I said, I'm open about the fact that, you know, stuff like this is being recorded. But small world. Nice, nice guy though. I'm sorry to hear about the bad spell of luck he has. I But knowing him, he seems like a very sharp tack. It'll turn around. All right, let's go ahead, enter in— we made him an offer, $142,775. All right. Alright, how would you benefit from the creative financing? So guys, if he was open to a deal like that, it basically just allows us to buy an investment property without having to go to a bank. Instead, he becomes the bank because he's making me a loan based on the equity of his property. And here's the thing, when it comes to conventional mortgages, there's a max. You can only have like 10 or 11 of them. And I'd like to save those. So creative finance is a great way to get into houses. And then basically we set up a payment to where we're paying him a good amount. He's making truly passive income. We can still stick a renter in there that pays for our payment to him, pays for taxes, insurance, pays for basically a reserve ratio, like a percentage of reserves that we hold off in a bank account in case anything happens to the property so we can fix it up, things of that nature. And we pretty much are just building a piggy bank that is stockpiling up money for the next 10 years or so. Why wouldn't he rent it himself? So, Devin, that's actually an excellent question. Because a lot of people are not comfortable being landlords. They start to rent their properties out and they realize, oh, this isn't just all fun and games. You actually have to know how to vet people, how to manage the property. They're getting calls, hey, my fucking toilet's broken. Now they've you gotta come out of pocket to fix it. Tons of people, every single day, rent out their properties and realize, oh shit, this is more work than I thought. And then they would like to leave it to the professionals. They still like the passive income, they just don't like to do all the work inside of it. So they split that passive income with myself and I fucking run it, right? What happens if the renter damages the property? Then we have to pay for it. Yeah, be fine. He would know, Devin. I would explain this to him. I'd explain, all right, listen, our payment to you needs to be around X because we think we can rent it out for Y. We need to have this much of a difference to put in reserves and this much to pay for the taxes, insurance, and pay you. We're basically just running the properties so that you can get monthly payments on this, and then 8 years down the road, we're going to refinance you out. So we're going to get a bank loan on it on the refinance, pay him off. Now we all of a sudden, we own the house, then we're making more money every single month. OJ Simpson, thank you for the weights, man. I do appreciate that. Guys, uh, do not feel like you need to send gifts. Uh, the best way to support is just by tapping that like button. It's absolutely free, just takes thumb energy. I know you guys got that. How far along are you on the 30-day challenge? Guys, we have 4 very solid deals locked up. The projected profit is definitely over 100 G's. I don't know exactly how much. Don't want to put a number on it yet until we have all the photos back. We have them listed, everything like that. All right, offer rejected. On to the next. You can get a house with zero credit, zero down, zero interest, principal only via owner financing. Yes, AJ, absolutely correct. All right, who do we got here? Mr. Terry, Lenny Avenue, looks like, uh, Morristown, Tennessee. Yeah, guys, I don't, I don't want your money. You don't need to doubt, you don't need to donate or anything like that. Um, I just appreciate you guys watching, supporting, the love, the vibes. Please leave your message for All right, what are you selling, Sean? I'm not selling anything. We're buying over here. We're buying over here. Do you use PropStream from leads or you buy lists? No, man, I don't do either. I do all inbound marketing. How'd you get into wholesale real estate? Well, when I graduated college, my pops was like, hey brother, I fucking discovered this thing and it's fucking legit. He didn't say it exactly like that, but it was kind of a conversation over a couple months as leading up to me graduating. And I was like, nah, man, fuck that. I don't wanna do that. But then he started, you know, sending me some more podcasts to listen to, some more YouTube videos. And this was right in the middle of COVID I graduated in 2020. No other places were hiring. So I was like, fuck it, let's do it. So I strapped up with him. We made a new company, 50/50, and we started wholesaling. So we just basically started cold calling, cold calling, cold calling, cold calling. Got a deal, reinvested, bam, bam, bam. Now all of a sudden we got an office, employees, fuckin' making moves. Crazy how much can happen in a couple years. Does it require money to start to get into? Valentina, all things in life, money makes easier. But it's not necessary to have money to start wholesaling real estate. There are absolute ways you can get into this with $0. However, if you do have some money, a few hundred dollars is enough, it can make it a whole lot easier. Just signed up for your newsletter, right on, bro. About to pull the trigger on the course. Awesome, man. If you have any questions, send me a message, man. Would love to help you out. I'm in solar right now, looking for future projects. Yo, solar is an amazing industry, I think, to learn sales and all that jazz. I got a buddy who's a solar salesman. He loves it. Um, I cannot walk you through how to set up inbound marketing because I'm not good at it. And I don't even do it myself. I have a company who does all of our inbound marketing, and you guys can actually work with that exact same company. The link is in my bio, first link. Get motivated inbound seller leads. All right, all right, got fucking two phones ringing right now.
Fuck me.
That's— this is too many phones to be ringing at one time. Gonna drive me crazy over here. All right, this guy did not answer. We got Tashana. Tashana in Indianapolis, Indiana. Yes, AJ, excellent point. You gotta be good at fucking pitching them in order to get these zero down principal only payments. What do you do if the end buyer bails on the day of closing? So—
Hello.
Hello, Tashana?
Yes.
Hey, Tashana, this is Tyson. Uh, looks like you filled out some information on my website about selling a property over in Indianapolis.
Yes.
Did I catch you at a bad time?
No, you're fine.
Awesome. Uh, well, uh, Tashana, is what I— and am I saying that right? Is it Tashana?
Yes.
Okay, is what I would like to do is just ask you a few questions about the property, and, uh, by the end of it I will know whether it fits our company's buying criteria, and if it does fit our buying criteria, we'll go ahead and have a cash offer for you. Do you have about 5-10 minutes? We can take care of that now.
Yeah.
Awesome. Well, hey, while I'm getting the property pulled up, can you kind of catch me up to speed on the property? Uh, what's got you thinking about selling this place?
Um, well, it needs major repairs. It was my grandmother. She passed last year. Um, so I'm actually in the process of, um, she didn't have a will. Um, my dad, he wants me to go ahead and put in his name. Um, but it's just old. She didn't do any updates, so there's nothing that I can do with it because I don't have the money to, uh, to fix it up. So it's not like I can rent it out or anything. So I've just bought a property in Indianapolis, so I'm gonna have my dad move in with me. And that's the only thing you can really do with it, is sell it. You're gonna sit there.
Okay, I hear you. So is Dad currently living in the house?
Yes, he is.
Okay, and in a perfect world here, when would you like to have the house sold and have Dad moved in with you?
I want to sell it as soon as possible. Like I said, I don't know if there's any way where you can get it without me having to go to probate because I'm basically just putting it in my name to sell it.
Okay, so It hasn't gone through probate yet?
No, my dad never did anything.
So we can definitely help with that process. We have excellent probate attorneys around the country that we work with and we can sort of facilitate it. It still will require some action from you. You know, they're going to need to request certain documents and whatnot, but we can handle that process and we also even pay for it.
Okay.
Assuming that, you know, like I said, that the property fits our buying criteria and all of that.
Okay.
But does that sound like something you'd be looking for? You know where? Okay, awesome. So I'm sorry, you said the house might need some repairs. Can you kind of tell me what you think the house may need?
Well, just everything's original, so new windows, I'm sure, new countertops. New, um, floor. The living room and the hallways have pink carpet. It has hardwood in the bathrooms. Um, I mean, not the bathrooms, it's 3 bedrooms. Online it says 2 bedrooms, 1 bath. It's 3 bedrooms, 1.5 bath, and it has a basement also.
Is the basement finished?
Yes, it's a finished basement. The ceiling, it's the drop ceiling. She— my grandmother years ago started getting that fixed, never finished, so there's no ceiling in it. It's just But it just needs dropped towels.
Okay.
Um, the floor in the basement is concrete floor, but yep, it's, um, finished though.
Okay, and, um, is the roof on the property the original roof?
I don't— I think she got a new roof. I can't remember what year. I know it's no leaks or anything. The HVAC unit, that's, uh, like 4 years old. That's new. And a new garage door.
All right, new garage door, new AC unit about 4 years ago, and we believe the roof was updated, not sure when, but there's no leaks or anything of that nature.
Yeah, no leaks, uh, no plumbing issues. The foundation is great, it's like original, so great foundation. It just needs, uh, inside updated, just old inside. Okay, it has original furniture from when she moved in back in the '60s.
Yeah, well, uh, so another thing I was gonna say is, uh, one, one thing people love about working with us is we buy houses entirely as is. And what I mean by that is whatever's in there now, you feel free to keep it there, uh, we'll take care of it. A lot of stuff we're able to donate to like women's groups or things of that nature. Everything else though, we take care of like getting rid of. So all you need to do is go in there get the things you'd like, and then anything that you don't want to keep, you can just leave and we take care of it.
Okay.
Does that sound like that'd be helpful for you?
Yeah.
Okay, so I'm seeing listed online, it's saying 1,457 square feet. I know they got the bedroom.
Correct. I don't know if that's including the basement or or not.
Okay, not sure if that includes the basement. Gotcha. Yeah, right.
Like I said, it's 3 bedrooms. Online it says 2 bedrooms, 1 bath. Right, 3 bedrooms. Each bedroom has a closet and windows.
Yeah, that makes sense.
Okay, and there's 1.5 bathrooms.
Okay, 3 bedrooms, 1.55 acres. I'm sorry, how many acres?
1.55, I believe.
Okay. Yeah, so online it's listed at $1.25 million, but it looks like they're getting a lot of information wrong on this property. So, okay. So based on what you've told me about the property, sounds like the bones are all there, but could probably use some love as far as like the cosmetics of the property. Based on all that, if we were to purchase the property from you as it is without you having to make any repairs and also without you having to pay any fee fees as far as— you don't pay any of the closing costs, there's no realtor fees, and we also cover the probate for you. Do you have an idea of how much you'd be looking to get for the property?
Um, I'm just getting estimates right now. Um, I know the neighborhood is a very nice neighborhood. Um, I know it's not worth as much as the other houses because they've all remodeled those, but you just— I know the just because of that neighborhood, you know, it holds value still.
Yeah, absolutely. Okay, well, um, you know, we like to be super transparent here. Uh, we are investors, we are looking to make money on the property. Now, we're not looking to make home runs on everything, but, you know, we gotta, we gotta feed our families. So what I'm gonna do is I'll take this information that you have so kindly provided to me, and I do appreciate that, Tashona. I'll take this information over to my underwriters. They will let me know how much we can pay for the property and then I'll walk you through exactly what it is. So I'll tell you, hey, here's what we think we can sell the house for after it's been redone, here's how much we think we're gonna have to pay to redo it, and because of that, here's where our offer is.
Okay, now is this a cell phone? Because I have a few pictures that I had my dad take that I could send you so you could kind of get an idea. Yeah, you know what the— yeah, inside looks like and, uh, the outside. It's all brick online. The picture I've seen You can't even see the house.
Gotcha. Yeah, no, I would really appreciate that if you could. Yeah, this is a cell phone. You can text me those.
Okay. Okay, yep, I'll, um, I'll text you the pictures that I have.
Okay, can you send those to me right now?
Yes.
Awesome. Well, I'll be on the lookout for those. As soon as I get them, then we'll go ahead and look at this with the underwriters, and I'll be able to give you a call back.
Okay, thank you.
Thank you so much. Talk soon.
Bye-bye.
Cool, alright. By the way guys, real quick before I go pee, this lead, a lot of you guys, if you guys have ever tried to wholesale before, you've probably called some people and you're like, why are all these people so angry and pissed off? And you're like, why are all the people that Tyson calls at least wanting to sell, at least wanting to have a conversation? The reason why is because we have high-quality inbound leads. These people are coming to us saying, "Yes, I want to sell this house." If you're interested in getting some of those for yourself, I have provided a link in my bio. It says, "High-quality motivated seller leads," or some shit like that. It's the first one. Go click there. You learn more about them. They run our marketing. They're fucking marketing wizards over there. I don't know how to run Facebook, Instagram, Google Ads. I don't know. Dude, I'm a sales and marketing guy, man. Not even marketing, I'm a sales guy. Like, I like sales, that's what I do. I don't know marketing, I don't know how to run ads, I don't know how to make creatives, I don't know how to fucking build funnels or any of that shit. Outside my wheelhouse. We have to accept our strengths and our weaknesses in life. That is not my strength. It's where we're at. So we leave that to the professionals, right? We pay somebody else to do it for us 'cause they're gonna do a goddamn good job. And I don't wanna learn how to do it, right? Anyway, I gotta pee.
I'll be right back.
Pretty crazy. Small world. All right, okay, all right. Do you know how to do the gritty? No, I do not, unfortunately. All right, this live is the only thing getting you through this StairMaster workout. Oh no, dude, I hate the StairMaster. So I'm— right now my dietitian has prescribed me 90 minutes of cardio a week. So I've just been doing 15 minutes, 12 incline, 3 speed on the treadmill. But I've tried to do the StairMaster before when like all the treadmills were taken or something, and that shit fucks me up, dude. It hurts my lower back. I get like a lower back pump walking on that damn StairMaster. All right, when I appraise a property, I don't add the basement to square feet in total. —So what we do, guys, on a finished basement is we count— so we don't include it in the square footage, but as far as the value goes, however many square feet it is, we appropriate half of that into the price per square foot. If that makes sense. Alright, "What do you do if your end buyer bails on closing day?" So, User, we're very careful to vet our end buyers, make sure that they are serious, willing, and able to buy these properties, and we also make them put up a non-refundable earnest money deposit. This is sometimes, it's upwards of $10,000, $10,000, $15,000, $20,000 depending on how expensive the property we're assigning to them is. So that way we know they're in it, and if for any reason they don't close, we get to keep that EMD. Ghost Warhead, is it not too sweet to you? Dude, it's kicking my ass. I'm only like halfway through this thing. I was saying earlier, I don't fucking, I mean if the caffeine in here doesn't wake me up, the sourness will. This guy has zero idea what he's talking about. Yeah, man, you're right. Just millions of dollars in assignment fees and fucking hundreds of houses flipped. You're right, I don't know what I'm talking about. I'm the jackass. Next hairstyle? I don't know, guys. The hairstyles, they come and go. They change with the weather. It's just however I'm feeling. All right. Okay. JS Moves, essentially with the basement, when we're looking at comps, number one, you ideally want to comp with houses that also have basements and finished versus unfinished. Make sure that those line up. But if they don't and then we have to start using the price per square foot to get our ARV, you just add in half the basement into the total square footage of the property. The total— half of the total square footage of the basement. All right. What the hell were we doing? Oh yeah, we're comping this property. Okay, so 3-bedroom, 1.5-bath, 1,450 square feet. We don't know if that includes the basement. Built in 1956. Newer roof. AC's good. She texted me some pictures. Let's go ahead and take a look at those. What the fuck is this? Get out of my screen.
Oh, here. All right.
Let's take a look at these pictures. Sorry, YouTube. I can't show you the pictures because her phone number is really large showing up here. Okay, bathroom looks decent as is. Okay, here's the front of the house. We got a 2-car garage, good deal. The roof looks good.
Okay.
Okay, okay, okay, okay, okay. All right, cool. Alright. Did you close the deal for 316,500? What was the deal? I don't even remember that one, man. Where was it at? Do you recognize me? Goddamn, man, that's amazing. Alright. So, guys, for those of you guys watching on YouTube, from the pictures, it's exactly what you think it's gonna look like. Nothing special. It's just a 1956 house. Looks like they took pretty good care of it. So let's figure out here, which, by the way, guys on TikTok, I am also live on YouTube. On YouTube, you guys can see my screen so you can see the properties I'm looking at, the houses I'm comparing it to. You guys can see my calculator, see how I'm getting the numbers that I am, everything like that. Okay, so we have a— here's one that sold for $118,000. Very similar. I mean, the curb appeal on this house is nowhere near as good as ours, but that sold for $118K on market, so that's good to know. We'll go ahead, we'll throw that in as an as-is comp. Um, what else we got here? Let's sort this high to low. Oh, there's some nice new builds in this area. There's some really nice— there's a good look at it. We got this house right here. This is just a very nice little place. We like this, you know, you can really— you can just picture yourself, you know, raising the kids here. Gorgeous, right? $1.2 million. We love that. That's a good sign to have that nearby. All right, we have a 165. Looks pretty decent, nothing crazy. 2-1, 1,200 square feet at $165, okay.
All right.
Yo, Michael, thank you for subbing to the YouTube channel, bro. All right, call scheduled for tomorrow. Oh, right on, bro. Okay. Let's see what is for sale.
Got a lot—
some 3/2 for $269,000, 63 days on market. All right, not exactly the story story I want to see painted with these comps. What is this? Interesting. $220,000 they're trying for, and it's 73 days on market. Uh, Lil Giant Roller, thank you for subbing to the channel, brother. Do you invest your money only into real estate? What about crypto or stocks? Dude, I've lost so much goddamn money in crypto and, and fucking NFT bullshit. Nah, man, just real estate. Really, where I invest my money into is my education. I pay for— I love investing in mentors, bro. I fucking see somebody who's making the kind of money I want, living the kind of life I want, driving the fucking cars I want, wearing the watches I want, and I say, how much do I need to pay you to show me how to do what the fuck you do? I've done that several times throughout my life to various people. Spent over 200 G's on fucking shit like that. What's your opinion on REITs? Good way to passively invest in real estate, I guess. All right, how much you have to pay you, Tyson, to show me how you do what you do? Depends on how much hands-on support you need, brother. Does it ever feel redundant? Does what feel redundant? Oh, holy shit, I even see this guy right here. Look at this, 2.4, bro. This looks like my fucking frat house, maybe a little bit nicer. What a grand kitchen. All right, yo Jake, thank you for subbing to the YouTube channel, bro. All right, yes guys, I do provide mentorship. I do help people learn how to get their first deals. I help people learn how to scale their businesses up, all kinds of different things. If you guys want to learn more about that, I've got two separate programs. One, Wholesaling 101, it's my introductory program. It's how I show somebody how to go get their first deal. Or I've got a more advanced program called Wholesaling V2 where I show you how to implement innovations and everything else I'm doing in my business. Um, you can find links to both of those in my bio. All right, so this sold for $270,000. It's 2,200 square feet though. I'm really curious. Brian, thank you for subscribing, brother. Okay, whatever happened to do the Titanium Crucible you were partnered in promoting? So that is what I was running with RJ Bates, who he's still doing that. It's a wonderful place to go learn how to wholesale real estate nationwide. I'm just doing my own thing on education though. Bros wearing a qzip with no shirt. Absolutely, bro. It's a fucking wave. Check it out, bro. We'll even get a little bit sluttier. All right, okay, where is this house at? Okay, it's right there. Hmm, hmm. All right, I needed to go to the county assessor. That's what I need to go to. We need to look at this shit on the county website. County website, here we go. Okay, parcel. God, there we go. All right, all right. Eli, thank you for subscribing to the YouTube, bro. All right, what the fuck is this? I don't care, don't care. I want to see the parcel map. Show me the fucking map of the property. There we go. Okay, okay, guys, we need Blake. We need Blake. He knows this shit better than I do. Oh wait, we need Blake. Blake, can you look in this house with me? But whoever's texting is now calling anybody trying to figure that deal out. Yeah, well, I think it was just somebody new, but all right, so the house is, it's, um, this lady's Mom's house passed away. It's all going to be 1956. She sent me some pictures. It's just basic ass, you know, whatever. Um, the one you want to look at is probably this to get a better idea of like what the house looks like. But roof is good. She said she doesn't know exactly when. New AC 4 years ago. It sounds like it just needs a full interior remodel. From what I gathered, I see she got the pink shag. Very nice, very nice. Terry Gray, thank you for subbing. Okay, so the problem is, uh, it's listed 1,457 square feet, um, and here's what I got for the county assessor website. I'm trying to figure out— she said there is a finished basement, so I'm trying to figure out what the square footage actually is because that's definitely gonna— no, no, no, the basement. When you're looking at that basement finish, doesn't add to square footage. I mean, it does, but when you're looking at comps, if they have a basement, it's not going to— well, so I'm not— well, I didn't think it was going to double it up, but I was going to do the one-half thing. You'd have to come into another house with the basement. All right, so, and the basement's going to be $1,457. Okay, but this is a garage. Okay, what is this? That's just like your patio. Okay, so we're calling it 1457 is what it's going to be. So what we have now, this is going to be a little nice little pocket of Indianapolis. Um, as you can see, there's some like really nice shit around. Um, so it's in a good neighborhood. There's just nothing comparable size-wise. What's up? 180. What's that? Yeah, what's that? What's that? You see, that's got a basement, right? That's renovated, it's bigger. 180, just sold, full brick, right? And I mean, there's this thing, so this is gonna be the best comp, but I just can't see anything else about it for 118. But I just don't even know what, what you're gonna make the argument for on ARV unless you do like a price per— the $180,000? Well, I mean, it's fucking 400, 500 square feet bigger. Yeah, so maybe $170,000. I mean, if you go price per square foot, you're going to adjust, but it won't— you'll have a hit, but not as much as people want to give it per square foot price. All right, so how many— how far back are we looking? All right, 12 months. What's on the market right now? Let's see. For sale, nothing, nothing good. Reset, reset those images. All right, so this is the closest thing, but it's just double the size. Um, they're probably counting the basement in that, that fucking house. True. That house is not 3,600 square feet unless— well, that's why, that, that's why it was throwing me off with all these other things, cuz I figured— no, well, we're just looking like this. 4,600? That house is not 4,600 square feet. 4,600, right? That's a fucking massive ass house. That's, that's like this. Yes, right. Oh, what the fuck is this? Look at this pad. I fuck with that. Look at that, that goes hard. Fucking natural light. It's pricey. Um, so that $180, though, is your comp. What does she want for it? Um, she, she— I couldn't get a price out of her. Um, she basically, uh, she doesn't know is, is the right answer. So, um, let's say, look, if you want to run it, it's 180. Well, so I said, I said, here's what I'm gonna do. I'm gonna tell you exactly what I think we can sell it for once it's entirely fixed up. I'll let you know how much we're gonna pay for it, and because of that, where we're gonna need to be. So, all right, so run it at 170, you think? Yeah. Can you close that door? Um, you might look based on the lot where that's in, 170, you might do 180.
Like, I would go to 10 grand, but 160 is for sure.
Okay, cool. All right, how come you call your dad Blake instead of Dad? I call him Blake, Pops, Dad, all the different things. But when I'm at the office, when I'm at the office, I typically call him Blake. I don't know, just kind of weird to call him dad. But if we're just like at my house or his house or something, I typically am calling him pops. All right. So I don't think Minneapolis is going to cost as much as Phoenix. We're on 4th. 40 grand on the full interior. Really need to adjust this to $2,500. Okay, yeah, I think that makes sense. It's $60K. But we'll also run— we'll also run a 110 Novation Yeah, so we'll go up to— oh, whoops. All right, we'll go to 70 on an Ovation, but we got to be at 60, 665 on a cash, cash deal. Dude, Papa Smith is absolutely getting shredded. Bro is— Hello? Hey, Tashana? Yes? Hey, so I just got done taking a look at the property with the underwriter. Is now a good time to go over what we found? Yes. So taking a look at the surrounding houses in the neighborhood, absolutely looks like a wonderful place. It's definitely a project that we would be interested in purchasing. And here's kind of what we found. I believe that if we did a full remodel on the inside of the house, and also thank you so much for sending me those pictures, I was able to see them all. So it looks like we would need to update the kitchen, putting in like new cabinets, new countertops, putting in new windows, new floors, repaint, and then redo a lot in the bathrooms as far as like the the vanities, the flooring, maybe tiling a shower, something like that.
Yeah, the bathtub definitely needs to be replaced.
Yeah, so when I'm looking at it, I think that after all of that is said and done, it sells on the market for $170,000 or $180,000, somewhere between there. Yeah, okay. So based on that, I think it's going to cost us $40,000 to do those repairs of, like I said, new kitchen, repainting, floors, windows, bathrooms. And based on that, for our cash offer, where like I said, we take care of everything for you, we buy the house as is, we pay for the probate, all of that, there's no other fees, anything, we would need to be at $60,665. Okay.
Alright, well, no thank you. I've had higher offers than that. Oh yeah?
How, uh, let me ask you, I'm just curious, how much lower did we, uh, do we come compared to those offers?
I've had a $50,000 and the highest so far I've had is, uh, $150,000. Oh wow. I've also had a $120,000. Oh wow, gotcha.
Well, that's, that's amazing. Um, another, another little piece of information, I just, you know, in case you might want to know, What I looked at, I think if you were to list this property right now as it is without doing anything to it, just maybe cleaning out the furniture, I think it sells for between $110,000 and $120,000 on the market as it is. Now you'd have to pay realtor fees and whatnot, but either way, I mean, if I got an offer at $150,000, I'd be taking that. Right.
Yeah, that's why I'm just shopping around getting different prices.
Totally understand. Well, hey, I'm sorry that ours wasn't going to be of more help to you. If for whatever reason maybe any of these other things don't work out and you decide, hey, yeah, I'd like to work with these guys and have everything taken care of for me, you have my number. Please feel free to give me a call, okay?
Okay, oh, did y'all— I told you I had a full basement, correct? Yes, ma'am. Okay, okay, okay. All right, thank you.
All right, thank you, Tashana.
Have a good one. Oh, thank you. Bye-bye.
Ain't a shot in fucking hell somebody offered her $150 grand for it. This house, I mean, I'm— I think, I think our numbers here are good, but, uh, we'll go ahead, we'll follow up with her. Mark that as an offer rejected. Let me put in the offer made, $66,650. Save that. And then we'll follow up with her in 2 weeks. And we'll just see, hey, have you sold it yet? If not, maybe you want to take a look more at, you know, what our offer entails, how convenient it is for you, all that jazz. But hey, look, if somebody's offering her $150 grand, I hope she's able to sell it for that. That would be amazing. For her. So everybody wins. I was just looking in your Motivated Seller Leads program and it's saying it doesn't accept new wholesalers. You have options like that for new or inexperienced wholesalers? So yeah, they— the thing is, is it's pretty expensive to run inbound ads. So it's definitely a bit of an investment and that's why they don't like working with new people. If you're interested in learning how to wholesale completely for beginners, that's really where you need to look into my Wholesaling 101 program. That is a full— so you're watching on YouTube, I'll just go ahead and show you real quick. This is what Wholesaling 101 is. It's a whole place where you can come in, ask questions, get answers, things of that nature. So, hey, somebody, I got this lead, how much can I pay for it? Right? Things— we only answer questions like that. There's a full classroom where you can come in. We have all these different modules as far as introduction, What is wholesaling? Outbound marketing, how to pull data, how to stack it, how to cold call. Inbound marketing, how to set up a website so you can start getting inbound leads. Acquisitions, so how to get these deals locked up. Underwriting, how do we even figure out how much we can offer, all of that jazz. The contracts, everything. We got that all, and then we also got weekly calls with me. So in an hour and 15 minutes, I'm gonna jump on a call with all of my Wholesaling 101 students students and just see what questions they have and help them do whatever it is they need to do. If you guys are interested in that, I am running a special. I'm ready, I am ready, all one word. Use that code at checkout for 50% off. Anyways, back to what we were doing. We need— we have a couple people we gotta call. That's what we got. So, oh, do we— we need to call Tony. We need to give her an offer. Yes, this is an energy drink. Ghost Sour Green Apple.

Did Old Man Jerry ever fax the paperwork over? Not yet. I've been trying to reach him all day. I'm gonna call him next.

Okay, how much do I spend on inbound marketing per month? We're spending between $20,000 and $30,000 on inbound marketing every month. That number is kind of low in comparison to the amount of leads we have because I also partner with a lot of other lead generation companies and they send us leads and then we pay them once we close them. So we pay them after the fact. That's just because we're experienced, we've a proven record, we make money, you know? But yeah, $20,000 or $30,000. I want to pump that number up. By this time next year, we'll be spending $100,000, $120,000 every month. Alright. Alright, how much money have we made this month? I'm not sure. I know we just closed a deal for like 32 G's or something like that. And we have another one for 40 or 45 closing on Thursday or Friday. So I think we're, I don't know. I think it's, I think, I know we for sure closed that one at 30. And then we got that one 45. And then there's several other. I think we're set to make like $1,150 in closings this month. Yes, the discount code Jade is I'm ready, all one word. Yep, Stephanie got it. Okay, so Tony didn't answer. We need to give a call to Jerry. Maybe we can get Jerry on the phone. You 1099 or quarterly taxes? Oh, Jay, it's just all through a K-2. Um, we just get paid on distributions, but I need to switch that up. We need to go S corp and pay ourselves a small salary there and do some other things because I'm getting taxed like a motherfucker right now. Hello? Hello, Jerry? Yeah. Hey Jerry, it's Tyson. How you doing, Tyson? I'm doing well. How about yourself? I'm okay out here.
I'm glad you called. I was wanting to tell you something. Me and my old lady have talked about it, and see, we got something going on that, you know, might want us to put off getting rid of that property for a little while. I got your number though. I'll give you a call, you know, if, if something changes, but me and old lady, we, we've been talking and we think we might want to hold off on it before we sell it.
Okay, you know. Yeah, no, I understand. What, uh, what changed your guys's mind?
Well, you know, we just see we got some money coming through the lawsuit. And you know, if it comes through all right, then see, we've been planning on building a house on it for a long time.
Oh, okay, very nice.
But we've got some money coming through a lawsuit, and, uh, we're at the verge of, uh, they— our lawyers said that it shouldn't be much longer. So, all right. Yeah, we're thinking about if we can to try to build this little house down there on that property. And but, uh, I've got your number. If something happens, I, I'll— your, your number is in my phone.
All right, well, hey, that sounds good. Um, I'm sorry to hear about whatever situation with the lawsuit, but I'm glad to hear that you're getting compensated for it. And, uh, I hope you're able to build a nice little house there.
Thank you, brother. Thank you so much. And, uh, you know, I'll keep you in mind, man, if something happens. I promise. Okay, Tyson Smith.
Absolutely. And if you have any friends or anybody you know that might be looking to sell any real estate, you let them know, give me a call.
I'll do it, Tyson. I'll sure do it, brother. Okay, you take care, and I'll see you as soon as we can.
Okay. All right, sounds good, Jerry. You have a great rest of your day.
Thank you, bro. You— bye-bye. Bye-bye.
All right, boys, sometimes we lose them. Sometimes we lose them. I've said this multiple times, multiple times. Time kills all deals. That's why I do not like fucking mailing contracts, any of that shit. But it doesn't matter. We fucking— we, we, we take it on the chin. We fucking— we bob and weave. And we fucking call more people and we find more deals to replace that. I don't even fucking want that deal anymore. I don't even fucking want it. Also, That's pretty good for him. I mean, I'm— I mean, Jen, you know, everything aside, I do hope that he's able to get some money from whatever happened and that they can build a dope house. All right, no problem, no worries. You know what we do, boys? You know what we do? We throw in an offer rejected, we give them a call back in 45 days, and we see if maybe selling is back on the brain. That's what we do, and that's all we can do, you know. Not bad, not bad.
All right.
Okay, okay. How many deals have I done? Hundreds. I don't know the exact amount. Hundreds. Okay. Alright. Is it time? No, it's not time to hit the dialer. We have new leads to call. Alright, coming up next, Jim of Alvin, Texas.
I'm sorry, the person you are trying to reach has a voicemail box that is—
Gotta turn your phone off. Do not disturb, Jim.
I'm sorry, the person you were trying to reach has—
uh, Jose, if you're looking to learn more about Wholesaling 101, I do have the links in my bio on Instagram and TikTok, or you can go to— let me, uh, sign into the chat real quick. All right, there we go. I got you, bro. There's where you go. All right, okay. Total overhead per month, um, shit, $20-30 G's in marketing. We'll call it another $25 ish in fixed labor costs. Another 5 for other G&A bullshit. Can you expound a bit on time kills deals and how to overcome it? Yes, TJ, so time kills all deals. Whenever you have somebody who is in a situation where they are deciding, yes, I want to sell this house, that is what we like to call lightning in a bottle. And you only catch lightning in a bottle every once in a while, and if you're not careful, it will fucking escape that bottle. When somebody makes a buying decision, Whether it be somebody that's fucking at Prada deciding to buy a fucking pair of shoes or somebody who I called up and made the decision that I'm gonna sell this house. We need to capitalize on that moment because people have a horrible habit of overthinking. And all of a sudden when time goes on, they're laying up at night, they start to get these fucking little ideas in their brain and they start thinking about it and they're like, oh, you know, well maybe instead we're gonna, and then we could, They start talking themselves out of shit. It happens. Your job as a salesperson is to help somebody make a yes or no decision. If it's no, that's great. If it's yes, let's do business together, right? So we need to strike while the iron is hot. We do that, we capture that lightning in a bottle, and we make sure we transmute that energy into something that fucking, you know, helps us, helps them, helps the business. Does that make sense? They think because they're rational beings. You're wrong, Matt. You are wrong. Consumers are emotional. They make emotional buying decisions. This is proven by science. They're not— customers are not rational. Not, not whatsoever. If customers were rational, then Veblen goods wouldn't exist. You know why people pay a fuck ton of money for diamonds? It's because De Beers had this amazing marketing campaign. They have a monopoly on the diamond industry, and they made people think that you need to buy a diamond to show the woman how much you The diamond is fucking worthless besides being a super hard fucking thing. And yes, it's got other like mechanical uses, but besides that, they're not fucking rare or anything like that. It's not like gold where it has other uses. It's just brilliant marketing. And people think that the more expensive the diamond, the higher quality, the more I love the woman I'm proposing to, whatever the fuck it is, right? If people made rational decisions, nobody would ever buy anything from Louis Vuitton ever. You buy a $17 shirt that costs $17 to make and you buy it for fucking $600. Explain to me that. You can buy the exact same shirt, no logo, $20. Customers are not rational.
All right, end rant.
Where was I? You got me distracted. We called Alvin. Alvin and I answered. Okay, next. The keyboard I use, I have no idea. It's a gaming keyboard, CyberPowerPC. I think it's just the basic one they send you with a pre-built PC. I don't know, it came with my fucking computer. Do we get an offer rate for Tanya? Who's Tanya? I don't think we spoke with a Tanya. "Any deals closed today?" John, we do have a technical closed deal. We had half the person sign the contract and we sent the other one in the mail to them. So we're not going to count that contract until it comes back, but that's going to be a deal. We already have half the signatures. Yeah, yeah, we definitely got to be over $100K. "Do you feel like you wasted time with Jerry?" Absolutely not. Absolutely not. All right, we have Roland, Chicago. Oh, this is like in— this is like Chicago, Chicago. Fucking A. It's right next to Michigan Avenue.
Hello? Hello, Roland? Yes, this is Roland. How you doing? I'm doing well.
Roland, this is Tyson. It looks like you filled out some information on our website about selling a property over here on State State Street? Mm-hmm. Yes, I did. Did I catch you at a bad time?
No, I'm just retired. That's why it seems like I'm always tired, but I'm just sitting here looking out the window. I'm in Atlanta, so I'm just chilling out. That's all. I'm not asleep. This sounds that way.
Well, that sounds nice. Well, hey, look, I just wanted to take a few minutes and, uh, I just need to ask you some questions about the property and and afterwards we'll be able to get you an offer.
Okay. Sounds fair.
Alright, so I'm getting the property pulled up right now. While I am, can you kind of catch me up to speed here? What's got you thinking about selling this place? What'd you say? What's got you thinking about selling this place?
Well, one, I'm retired. Uh-huh. And I'm downsizing and moving to Atlanta. And I want to sell it and get some value out of it because my brother's retiring. He's house sitting now. I pretty much moved all my stuff out and it's time to move on and go to Atlanta and be with my family, my daughters and grandkids.
Okay, so your family's in Atlanta?
Yeah. Very nice.
And do you already have an idea of where you're going to live there? Are you going to live with family or you plan on like maybe buying a new place?
I'm gonna stay put for a minute in my daughter's apartment. Then I'll come back and get me a place.
Okay, so smaller size. Okay, yeah, a little bit less to upkeep.
Yeah, I don't want no— I don't know, I don't want to do all that. I know they got a lot of grassy areas and stuff. I just want a small home, easy peasy and shit. All right.
Sounds like a plan. Um, so, uh, in a perfect world, how soon would you have this house sold and you be on your way to Atlanta?
ASAP. I'm already in Atlanta. All right, so all my stuff is going to be gone, which all my stuff is gone. Just my brother's there. My son comes and checks on him. Okay, as soon as possible. Okay.
Gotcha. So I got the property pulled up here, Roland. Looks like you have it listed on the market.
Yeah, my wife did that for the first 3 weeks or 4 weeks or whatever. Yeah. Okay. That's nothing because that's her own thing. The money's going to both. I mean, I'm giving her some, but that's not a problem about the market. Now back up. So anyway, so yeah.
Okay. All right, so let's see. I can see there's just kind of a couple of pictures, but nothing really on the inside. As far as the inside of the property, I see that the house was built in 1966. Have there been any updates since the house was built?
I put a roof on, on both the garage and that, and the central air unit, heating unit, a new water tank. Pretty much lived in. We did certain things, you know, but we didn't need to do nothing. When we walked in, it was already ready to go. Okay. Just lived in. Okay.
And I'm sorry, could you, could you tell me when did you put the new roof and the new AC on?
Put the new roof on 4 years ago, both of them. Okay. The new AC, and, uh, 2 years ago, and heating unit 2 years ago.
Okay. Uh, let's see here. Is there just— is it, uh, just street parking?
Two-car garage. Okay.
Is that— let's see. Okay. Is it— oh, is it this blue, um, the blue building in the back?
I'm the corner house. That's what I am. Okay. I'm the blue Gotcha.
But so it's that detached, uh, 2-car garage? What'd you say? It's the— it's like the garage is detached, right? Like it's not connected to the house?
It's not connected, no. You have a backyard. I guess they're on the corner house.
Okay. And then is this property on city sewer or is there a septic tank? I'm sorry, what's that? Septic.
Okay. Yeah, understood.
And, uh, is there a basement in the property?
Yes, sir. One side is finished, the other side was the laundry room. Yes, it's two sides. It's a big basement.
Okay.
Has a bar in there already built in, and then it has a fake fireplace, like Okay.
Okay. Um, I believe this is everything I need now. Um, so if we were to buy this house from you in as-is condition, um, wouldn't have any kind of repairs or anything like that, um, and we would pay all the closing costs, do Do you have an idea of what the lowest amount you'd take for it is?
Well, I got it at $170 right now, okay? And I was offered cash by somebody. My wife said they called about 3 weeks ago. They wanted to give me $130, so I didn't take that. So the lowest I'm gonna probably go is I knock about— I go $163, $163 to $160. That's the lowest I can go because I owe $52,000 on it. So I want to clear at least $95,000 to $100,000. So I would say $160,000 is right now where I would go because it's valued at $194,000, but I'm willing to negotiate, put it like that.
All right. Sounds good. So if we were able to give you an offer, you know, somewhere close to that number you're asking, is there anything else you need to figure out before you decide to move forward?
No, I just need to get the money. So, see, I'm selling it because, one, I had a stroke 7 years ago. I know you— just being honest— and I had an epiphany. I was inherited the house along with other stuff, and It's time for somebody else to get it and move forward because I have two younger children, uh, that I want to invest in them and move forward and downsize my living because I want to give them something, you know. I don't want to, you know, that woke me up. So it's been 7 years ago, but we all sat down as a family and made the decision that this is the right move. So, okay, that was it. Understood. Yeah, it is. As soon as, soon as can be. You know, my brother's just there, he's retiring, and I don't want to put anything on him. I just want to sell it, and I just wanted to give it to somebody who could do a better job and really want to do something with it.
All right, well, that sounds like a plan then, Roland. What I'll do is let me take this information over to our underwriters, we'll take a look at the property, and then I'll be able to give you a call back in about 5 or 10 minutes, and we'll let you know where our offer is. Be okay.
Okay, that's fair. Thank you, I appreciate that.
All right, well then we'll talk soon, Roland. Thank you.
All right, thank you. Bye-bye.
Um, all right, let's take a look. 3 bedrooms, 2 baths, 1,060 square feet. Half of the basement is finished, half of it is unfinished. Right on. Jeremy, what is your leads per contract KPI right now? 1 in 12, brother. All right, what has sold in this area? Oh, a fuckload. Okay, what is sold in the last 6 months in this area? Significantly less. What the fuck is this? This has got to be bad. Some— this is either a package deal or something. 205 and a 230. How the fuck they got 5 bedrooms? All right, we got this guy that sold for $238. We got this guy that sold for, uh, $205. Whoops. Um, I'm just going ahead, I'm throwing these comps into our system. By the way guys, every single house I underwrite and make an offer on, I make sure that I put in the notes the exact houses I was looking at, like where I got my numbers from, how much I estimated for repairs, all of this, so that later on I can look back, like if I maybe decline the offer and I call them back, or if we close the deal, we go ahead and we look back at all of our other deals, deals we made a lot of money on, and we look at, okay, Okay, how are these underwritten? What made this a good deal? This and that. So we make sure we take copious notes on all of this. Um, all right, put ARV at a nice little call it $210,000. Not gonna bother with an Ovation offer as it's already listed. How much square feet was this thing again? Oh, it's too goddamn— oh shoot, okay, it's 335. Why am I yawning? All right.
1,060.
Yeah, that looks about right. It could be closer to this though. Yeah, we got to be at $99,000 for it. All right. How do you get a deal with that seller when it's listed? We just make an offer. But also his wife's an agent, so it'll be pretty easy. More than likely she would just like cancel the contract. But if not, we would just, uh, If not, we would just make an offer through the agent. That's $60K off as low as possible. Yeah, that's how it is sometimes, man. Look, facts, not feelings here, bro. This is just what our numbers come out to. It's a simple math equation. I can't change the market. It's my offer. If it doesn't work for you, no problem. On to the next. All right, MAO99.
Ugh.
Thought you can't wholesale when something's listing— listed. Wasn't that a thing when you first started? No, you can absolutely wholesale listed properties. I don't. For the most part, I do. I mean, this one I'll still take a stab at just because it's 'cause his wife is listing it. But for instance, like Ryan Zolan, all of his deals are from listed properties. There's a lot of people in Arizona that strictly wholesale listed properties. All right. All right, we gotta give it to him straight. We gotta give it to him straight, chat. We gotta let him know.
Hello, Roland? Hello? Yes.
Hey Roland, it's Tyson again. Yes, how you going? I'm doing well. Hey, so I was able to take a look at the property with our underwriters. So I don't want you to get mad at me or anything, but basically what we found was we would expect for this house to sell for $210,000 after we went through and updated it. You know, obviously we're investors, we're looking to make money on the deal, and that's why this just probably won't be a good fit for you. But our numbers came back we would need to be buying this house at $99,500.
Mm, that's gonna leave me short. I got a $130,000 offer in cash. Yeah. Nah, I can't do that.
Right, yeah, no, that totally makes sense. I mean, between me and you, I wouldn't tell you to take off. I'd say go take that $130,000.
Thank you. I gotta see it first, though. I mean, it's mine, man. Somebody said 70 earlier. Y'all said 99, so it's final. All right, I understand. I understand.
Gotcha. Well, yeah, I mean, not a good fit. I, I totally get that. You know, it's not a Plan A for you, probably isn't even a Plan B or C, but if it comes down to Plan D, you got my number. Um, feel free to give me a call.
You said what?
You said 99, not 100. $99,500 is exactly what our, what our our offer came out to.
That's too low. Okay, I understand. That's fine.
I mean, if that, that, that's definitely, you know, that's in a perfect world, that's what it comes out to. Um, is there any way you could get any closer to that number?
Like I said, someone said 70 earlier and I told him to go somewhere And then, um, somebody's getting back to me. And then, like I said, it's a guy with $130,000. And then, uh, I had one of my Mason brothers, he said $145,000 or $150,000. That's in about 3 weeks, he said. So, okay, I'm getting offers. So, you know, I'm gonna keep on striving because I know it's worth more than that. So, you know, you guys got to make money. I get it, you know, and I know how you got to do about it. It's not my first time selling a house because I had properties before. Yeah. So, um, it is what it is.
So, all right, all right. Well, hey, I do appreciate your time, sir. I wish you the best of luck with the property. Okay.
All right, no problem. Thank you.
You have a good one. Bye-bye. You too. Bye. All right. Went about as good as it could have. We'll call him back in a month, see if he sold it. That's the drill. Alright, declined. So now I'm taking notes on exactly what happens when I call him back in a month. I remember who the fuck this guy is and what to say. So we're going to say, hey, declined my offer of $99,500. Said at least it was higher than the previous offer. Offer of 77, but he mentioned he thinks he has someone who offered 130 but hasn't seen anything in writing yet. Call him back in a month and see if he has sold.
Boom.
Let's create a follow-up for myself in a month, and it is on to the next one. All right, all right. What is the formula you use? Add 10 to 10 ARV I would have offered $50K. This is the formula I use right here, brother. All right, damn, dude, that's got to be like our 5th offer today, I think. Let's see. Yeah, bro, that's number 5. We're having a good day. Do you ever pitch seller financing? Yes, sometimes. I will, Youngest Wholesaler. I appreciate you watching, man.
I— your call has been forwarded to an auto—
bummer. All right. That coke messing with your nose, guys. We talked about hitting the slopes earlier today, and I said if you're hitting the slopes in 2023, you are an idiot with a death wish. That shit is fucking like cut with all kinds of different things that is gonna kill you. Hear about people dying all the time because they fucking— they, they think they're hitting a line of blow and it's got fentanyl in it or something. You're calling. If you are doing blow in 2023, this is a blanket statement. If you're doing blow in 2023, you are an idiot. How much for the Sub? $100 grand. $100 grand, I'll sell this watch. This thing has sentimental value for me. The first real nice, like real nice thing I ever bought. I know it's obviously not worth the $100 grand, but that's what it would take to get me to sell it. All right, this person still has not answered. That's not chill. All right, how often you get guys like 160 Guy that will end up selling to you down the road? All the time, bro. The vast majority of our deals come from people that we made offers to that declined the first time, and they call us back in a month and say, hey, is that offer still available. Happens all the time. I just made a TikTok video about that. I made a video. This happened like 2 days ago. My guy Ryan sent somebody a text, said, yeah, our offer has got to be at $485,000. Like, that's what we got to do. We pay the closing costs, blah, blah, blah. She said, nope, I won't sell for anything less than $520,000. Goodbye. Texted back like 12 days later or something. Hey, $490 and it's sold. That's it. Happens all the time. What the fuck is going on with my podium? Hey Tyson, heard good things about you from my buddy Naman. Oh, word, bro. Naman's the man. Yo, Franklin Jones, we got a new member of the finance team. Franklin, welcome to the team, bro. It's good to have you here. I didn't even notice. What's up, bro? Your guys's chicken strips are busting. That's on God, bro. Facts. How many contracts you got today, man? We don't have any contracts back today. We have half of a contract. We had one person sign one half of one, and I had to mail the other person a fucking physical copy, so we don't have any fully completed yet. Unfortunately. How many Rolexes do you have? This is the only Rolex I have. All right, all right. Oh, okay, who do we got? Some person. Oh yeah, we've been trying to reach this Tony. We're having a fucking hard time. We'll call her What's a good credit union in Arizona? Please help. I have no idea, bro. I bank with Chase. How many watches do you own? Just this one. Just this one. What did you do before you launched your marketing company? I don't have a marketing company, bro. Got a wholesale company. Before that, I was in college, fucking drinking copious amounts of booze 4 to 5 nights a week. It's crazy how far we've come, boys. It's crazy. Like, I feel like I have gained like 10 years of fucking experience, skills, and everything in the last 2 years. What's up? There's Magic Eileen Betty Fuzzle. You can hop on that shit if you want, otherwise I'm trashing it. Um, yeah, sounds like I don't want to. It's— where is it? I don't know, some fucking middle of nowhere Missouri. 3 mobile homes, one's $115,000. There's this— I don't remember. Once upon a time, Betty Puzzle, I told her, your— my underwriter will call her back. What would you lock it up at? Would you pay the $115,000 for them? Are they— are they 3 separate mobile homes on one piece some land? It's two pieces, but yeah. Are they all like single wides? What year built? One she doesn't know, and it's a piece of shit. The other two were built the '90s. How middle of nowhere Missouri? Look up Eddie for me. All right, I'll fucking look it up. Well, well, I was saying, not too long ago, do you we wholesale 4 pieces of shit house in Ajo, Arizona. But I was also getting sentimental because I was realizing like 3 years ago all I was doing was fucking binge drinking 4 to 5 nights a week and how far we've come in the last 2.5, 3 years. All right. Oh nice, just no notes or anything. Thanks, pops. All right, all right. Um, I majored in finance. Do you ever reach out to title companies for foreclosure lists? I don't personally because I have money to spend on other marketing. But if I didn't, it'd be a great thing to do. Okay, um, all right, let's fucking call Betty. Let's just see what's up.
Hello?
Hello, Betty? Yes. Hey Betty, this is Tyson with We Buy Homes Cash. I believe you were just speaking with Blake.
Yes.
All right, looks like we have 3 manufactured houses we're looking to sell out in Fredericktown. Yeah. All right, so Blake filled me in. He said we got 3 of them. One we're unsure about, the other 2 were built in the '90s, and we're looking to get $115K for the bunch. Yes, and the land. And the land. Okay, are all of the properties affixed to the land?
Uh, you mean the mobile home? Yes, ma'am. Yeah, there was a— there was a land.
Yeah. Okay. And are they— are any of them being rented out or lived in?
I live in the double wide. My brother lives in a single wide, but he's moving to, uh, 18 miles up the road. Okay, so the brother's living there.
Did you say that another one had somebody else living there, or The small one, no. Okay. And then brothers living in one there? I thought there were three.
Yes, I live in the double wide. Oh, gotcha. Brother lives in the 14 by 70, and there's no one living in the 12 by 64.
Okay. And, um, how soon would you be looking to have these places sold and you'd be ready to move out?
Sell them now and move out next month. It'll take me a month to get everything out of here. Okay. Because I broke my foot.
Oh, shoot. I'm sorry to hear that. Me too. And that's— yeah, that's definitely can make moving a lot harder than it already is.
Oh, yeah. I broke it helping my brother move in. Oh, no kidding.
Yep, that's what you get. No, no good deed goes unpunished. Yeah. All right, Betty, um, as far as the condition, um, are all of them livable?
They're livable, but they need a little, little TLC. Okay.
Just like, uh, cosmetically or anything mechanically? Like, meaning we got to put a new roof or redo the siding?
No roofs. Some of the siding is off my double wide because I didn't finish it. Like I told the other person, I've redone all this myself. I never had one bit of problem. Nobody ever helped me do anything. I put the flooring down in the double wide. I put flooring down in the single wide. I've done it all myself, and I'm 69 years old.
Sheesh. Yeah, you're doing more work than some of the 18-year-olds I've had come through my office.
I'm telling you, I went looking for a job today, and the lady says, asked me how old I was, and I said, uh, 69. She said, well, you sure don't look it. I said, well, I sure don't I feel it.
That's good. I want to be like that when I'm 69.
Oh, let me tell you what. I— nobody— my kids can't believe what I do. I bet.
What's the secret?
I don't know.
Must be some way you're living. Well, I'll tell you what I—
okay, I have diabetes, but I take Apple cider vinegar chews. It says take 2 a day. I take 6 a day. My doctor can't believe that my blood sugar is so low. My cholesterol is gone. My A1C went down from 15 to a 7. And I take them things every day.
You said, so the dose is 3 and you take 6?
Well, it says take one of those morning, one at night. I take 6 of them.
Okay, do you take them all at once? All right.
Yeah, I take 3 in the morning, 3 at night. All right. Hmm, apple cider vinegar is supposed to be good for a lot of stuff.
Yeah, I've heard that. I've heard that. Yep, it is interesting. Well, I'm gonna have to get me on Amazon and order some of that.
Uh, I don't know what kind of grocery store you have out there, but we have Aldi. All these— all these—
yeah, yeah, I know all these. Really? Yeah, I mean, you can get it there.
That's where I get mine. Oh, no kidding?
Yeah, when I was in, uh, I was in college, we used to go to Aldi and they had these, uh, $2 bottles of wine. Wow. Yeah, that's what— yeah. You know, and they got really good snacks and stuff there. Oh yeah, yeah, I like all these. All right, all right, Betty. Well, is what I'm gonna do is I gotta take another closer look at this. Um, I think, I think there's something we can work out here. Um, if for any reason it took longer than 30 days, would that be a deal breaker for for you?
If I got my money, I'd be out of here soon, let me tell you.
But what if it— but what if it took longer? Like if it took 60 days, would that be a problem?
You mean for me to move?
Um, I mean, you're more than welcome to move whenever you'd like, but as far as like actually when we close and you get paid— oh, that's fine. Okay. So here's what, here's what I'm thinking on this one is I'll be, I'll be honest with you. As far as our company buying this, I don't, I don't think that you're gonna like our offer of how much we'd have to pay for it. Because to be frank, we would just have to lowball you so hard that we'd just be able to come up and list it on the market and resell it. And that doesn't do any good for you. But I think I can get you the $115,000 you're asking for but I wouldn't be the buyer. So, okay, what this looks like is I send you an offer for the $115K, but then I, I send you another piece of paper that allows me— basically, it allows me to go find a buyer for you. So is what we're doing here is, is, look, we run a nationwide real estate investment company here, right? We're buying and selling houses all across the United States, and from that we built up massive relationships with different people. And so specifically in Missouri, you know, we know all the big buyers out there, people who'd be interested in this sort of thing. And so we'd be able to show your property to all of those people at no expense to you. We'd be able to guarantee the $115K, and we'd even be able to list your house on the MLS without you having to pay any realtor fees or anything like that. So it's It's— you're selling it for $115K. It could take up to 60 days though. And then— but you don't have to pay any of the closing costs. You don't have to pay any realtor fees. You don't have to pay any repair costs, anything like that. We deal with all of it. And we even— we get our fee from the buyer. Okay. So it doesn't cost you anything. But from what I'm taking a look at, I think you're asking a reasonable price and I think I could get you the $115K. But it would have to be on that program. Okay, is that something you'd be interested in kind of going over?
So when would I get paid?
So, so here's how it works, is we set the closing date to be 60 days out, and that gives us time to get the property out to show it to these partners of ours. And then it might not take the whole 60 days. More often than not in these situations, when we do deals like this, we have them sold in like 30 days. Okay. So it wouldn't take any longer than 60, but as soon as we find somebody, we can go ahead and have it, you know, work it out and give— still, I mean, if we sold it tomorrow, for instance, we'd obviously give you as much time as you he needed to get out. But it— so it could be sooner, but worst-case scenario, it would be 2 months later, 60 days from now, and that is on the day you'd get paid.
Okay.
I need to take a closer look, see if this is something that I'm sure we can do. If it is, is it something that you'd want me to kind of type up and send over to to you so we can kind of go over and make sure you fully understand it all?
Sure.
All right, let me, uh, let me take a closer look and I'll give you a call back in maybe 5 or 10 minutes, okay? Okay. All right, all right, we'll talk soon, Betty. Yeah, thank you, thank you, bye-bye. I like Betty. Let's see what the fuck we got here, boys. What would you get from that? I've got no fucking clue. I got to figure out what the fuck we even— what's going on here. I don't know if we can do it. Oh, no shit, pulled it up. Okay, so I'm thinking— so this is the single wide, this is the double wide. This could be the other one. Oh, nothing better than being in the great state of Missouri where fucking nobody wants to say how much anybody paid for anything. Fuck's sake, dude. All right, what's for for sale. We got an acre for $25,000, lot for $35,000. Got any mobile homes, man? Let's see some mobile homes. Well, damn, we got this one for sale for fucking quarter mil. It's a nice one. All right, any chance any mobile homes have sold? Yes! Oh baby, come on! Come on, bro, I need to know how much this thing sold. Oh, let's go! We got the information right here. That's what I'm talking about. So this sold for 100 G's. 3.2, built in '98. Okay, so that's at least a hondo. Dude, Doggo is gonna hate me if I lock this up and I make him try and sell this shit. He is gonna fucking hate me. Oh man. All right, we got here— no price history. What do we got here? This looks like a single-wide, nice little one. '78. And then this thing sold for fucking $19.
All right.
Um, what do we think, guys? Do we just inconvenience Doggo's life right now and lock this up and make him try and sell this shit? I think we would list the package for like $150, $150 for all of them. Run a little 3 mobile homes for the price of 1 special. Yo, Doggo! All right, you got to come look at this and tell me how badly you want to try and sell this. So this lady, oh, owns. She owns— what does she fucking own? Where the fuck is it? Uh, it's— I lost it. Okay, basically it's 3 mobile homes on one lot, and I fucking don't have it anymore. It's 3 mobile homes on one lot. It's in Missouri, so comping is a Fucking motherfucker. Um, Fredericton. Yeah, do you know anybody that is interested in mobile homes in Fredericton? Okay, right here. So we got this single wide that her brother's living in, we got this double wide, and then there's another mystery fucking piece of shit single wide somewhere. I don't know which one. It could be this. I don't know what the fuck it is. It's like there's a fair amount of bullshit down here. Fucking whatever the fuck this is. But she wants $115,000 for them. Now, as far as what we have to go off of, we got this single wide. It's nice. All right. And this thing looks like it sold for $92,000. Um, The fuck is that other one? What's this? It's just a plot of land. She wants how much? She wants $115,000. So we have to sell them at $160,000. Um, now there's some— we got this guy over here. Oh wait, we already looked at that one. That looks like just land. This thing sold for $20,000. Nice fucking piece of shit. There we go. So this is another whatever decent, um, 2000. It sold for 78. What year are both ours? Um, two of them are '90s. The other one, I don't know. The other piece of shit one, I don't know. It's like a fucking buy 2 get 1 free special. Yeah, I mean, $115,000 for both, for 3 with a double.
I think the double wide—
I mean, if that one single wide ARV is at $100,000, there could be something there. I mean, it could be. It's just, I mean, is this something you would, you would want to— I don't know. I'm just looking at manufactured. Got this for a quarter mil. It's like out. Where the fuck is it?
Oh yeah, here. Wait, it's near the town.
Well, if you're willing to spend time on it, I'll walk it up, but if you're like, dude, I, I mean, we got other shit to do, then— yeah, zoom out all the way though. More. Yeah, pretty small town, huh? Far as shit from the— yeah, you're probably 30, 45 minutes from St. Louis. No, fuck no, that's like a couple hours. No way. Yeah, we have a property like somewhere in here.
Yeah, we have a property somewhere in here and the dude works up here.
It takes It takes him, uh, almost an hour to get there. Damn. Yeah. Um, what's up? All right, well, I just talked to Betty and she's cool with an ovation, but I just— I mean, seems like we kind of would be wasting our time. Oh look, somebody said Whoa, yeah, bro, dude, dog is a fucking beast. See, look at that, look at that, dude. Fucking machine. Shout out my guy Tyson for the formula.
Um, yeah, I mean, I probably wouldn't— you get it at like 80, 85.
Yeah, all right, sure, cool. Okay, um, What we'll do, we'll call her back and I'm just gonna say, listen, I— we just don't feel confident on $115,000. Not saying it's not worth that or anything. We think that we get you somewhere around $80,000, $85,000, whatever. If that works, cool. But it sounds like there's another deal that, uh, I can go lock up. Dress code at the office is awesome. Yeah, bro, it's a— the dress code is wear whatever the fuck you want. About to close on 25 units, bro. Let's fucking go. Let's get some W's in the chat for BKM. All right, boys, let me, uh, let me go take a piss. We'll be right back.
Where we originally had that locked up, that was the building we went to that, uh, Dude, they're the loudest flops ever.
All right, all right guys, we re-upped on the Liquid Death. We're Liquid Deathed up again. Looks like I've spilled something on me throughout the course of the day. This is not unusual. This is not unusual for me.
Look up poppy drink.
Cass, my girlfriend loves poppies. In fact, we have some in the fridge right now. I'm undecided on the poppies right now. I don't know about them. I understand they're like good for gut health or something, but I don't know. What I like more are those Ollie Pops. Those taste better.
All right.
Hello, Betty? Hello. Alright, so I just barely took a look at this with my head of dispositions. He's the person who is responsible for selling our properties and whatnot. And what we came down to is that we think there is a chance that we could get up to $115K for you, but it might be a little bit of a stretch. And really, my guy liked a number closer to $85K. So I'm sorry, so what my dispositions person has said is that he thinks that we could get you closer to $85,000 for the house. So no, won't happen. Yeah, so I totally understand. Yeah, so we have a couple options here. Number one, he says, you know, I think there is a chance it could sell for 115, like, I'm not gonna say it's not. He says, I'm confident at 85. So we can, we can go ahead and try it. It doesn't cost you any money or anything like that. We can give it a try for, you know, maybe 45 days or something like that and see if we can get you the 115. Best case scenario, we do. Worst case scenario, we know we're not able to, and didn't cost you any money. You know, we just kind of, uh, left in the same spot we are right now.
Okay, so, so what do you mean now? You'll do— put it on the internet? What do you do?
Yeah, so, so basically with our process is we do what every realtor in the world should do but isn't doing. So we list it on the internet, yes, but we also send it out to all the big cash buyers. Like, so basically our process is we have, like, in this area around St. Louis, we have like 15,000 to 20,000 different people who we know are purchasing properties like this using cash, and we'd send it out to all of them. We also get it listed, and then we also call all the realtors around in the area who have ever sold similar properties and we say, "Hey, saw you sold that property. We've got another one right on over here you might want to take a look at." And that's what we do for you. Okay. But from my conversation is my guy thinks that we can guarantee you a lot closer to 85. He says, he basically said, "Look, you know, I think there definitely is a chance that we can get a 115 for him." He said, but you know, I'm not gonna like bet money on it. And normally when we do these, right, we want to be like, hey, listen, we can guarantee the price. So we can go out, we can try to get you the $115, um, and there's definitely a chance that we can. But if we're betting on this, we'd bet that we'd be able to get you closer to $85. Now if we were to get it out, you're wasting my time and your time. Oh, I'm sorry, I'm not trying to waste your time.
But just think about it, you're doing it, I'm doing it, and you're wasting my time and your time.
Oh, I mean, I'm sorry, I just, I thought you were, had a question about it and I just wanted to make sure I explained it. I'm, I'm sorry.
If I don't get $150, I'm not selling. I understand.
So we'll just chalk this up as not interested.
If I get $115, yes. Otherwise, no.
Yeah, so I mean, look, the thing is, is I don't want to say that I can get you $115 and not be able to do it. You know, I'd rather, you know, save you the, you know, any kind of disappointment on that. So Yeah, I mean, I guess maybe we could take a look at it again in a couple of months if you haven't already sold it. We can see if there's anything we can do, or if not, hopefully we just part ways as friends. Alrighty, thank you. Alright, thank you, Betty. She turned real sour on me real fast. I was just trying to tell her the truth. Either way, look, probably a good thing. I don't think we fucking really need to deal with that. All right, Tyson, get your real estate license so you can list deals like her. Dude, I would have to get my real estate license in all 50 states. Can you imagine how much of a fucking headache that would be? Can you imagine how much continued education you would have to to maintain your license in all 50 states. Have you ever wholesaled to a wholesaler? Yes. Do you ever do deals on large apartment buildings? Yes, I have before. Not often though. Tyson, let's partner on deals in San Antonio. I don't have any right now, but if you have any deals that you need sold, I can absolutely help you with that. How do you run comps on multifamily unit that has A+ units and there's no sales? You run it using an income approach. You figure out how much money does this make, what are investors looking for for in that area. How many doors do you yourself own? I don't own any anymore. At my height, I had 3. Sold them all. Actually, technically, I own one mobile home right now in Mesa that the guy currently isn't paying rent on and we're trying to evict him. But yeah. Did you work for a wholesale company before you started one? No. All right, I would like to lend you money so you could keep buying. Okay, send me a DM if you want to lend me money. I definitely got my eyes on a couple, a couple projects I'm interested in. Okay, 4:17. All right, we got time for one more call. One more call. What's that song? One More Time. Banger.
All right.
What's for dinner? Dinner tonight is going to be a pound of shredded sirloin and 250 grams of rice. That's the play tonight. All right. Where are you from? I'm from Arizona, bro. I was born in Utah, moved to Arizona when I was 7 years old. Lived here besides my brief stint at the University of Alabama.
Yeah.
Alright. Have you ever done auction deals? I have not. I got a house under contract, let me know if interested. Listen, I wouldn't be a buyer, but if it's a good deal, I might possibly help you JV. To be fair, that was a little confusing for her. You said we might be able to get you $115,000, feel more confident at $85,000. What is she supposed to say to that? You left her confused. Yeah, Gus, you're probably right. Here's the thing, dude. It wasn't something I want to spend a whole lot of time on. I probably, you're right, could have talked to her and kind of explained her what I was saying, but the gist of what I was trying to say is, look, I could try and get you $115, but if I could only get you $85, don't be pissed off at me. But also, if I could only get you $85, you can say no and you can be off scot-free. But either way, it really just seems like fucking more of a hassle than it's what it's worth. But you're absolutely right, I probably could have done a better job communicating with her. Alright, who the fuck is this lead I gotta call? Tristan, I appreciate it, bro. Been wholesaling for close to 3 years now. Nuggets or Suns? I'm gonna say Suns as a Phoenix resident, but I'll follow that up with saying I could not give less of a fuck. Fuck about the outcome of any sporting event. I don't give a rat's ass if the University of Alabama wins the national championship or not. It affects my life 0%, but that's just because I'm not really into sports. All right, all right, they— one sec.
All right.
My pops texted me and said Deborah. He said there's a Deborah that wants to sell. All right, Tristan, I use Podio. I have a custom-built Podio.
Hello? Hello, Deborah? May I ask who's calling, please?
Yeah, this is Tyson Smith with We Buy Homes Cash. I believe you've been speaking with either Ryan or Mitchell about a property of yours over on Roosevelt Street.
Yes, I have.
So Ryan is out of the office and I'm kind of covering for him today. I was told that you might be looking to sell this property. Basically all I have is that we're looking to sell this, it looks like, for $25,000 cash.
Is that what the offer is?
I'm not sure. I wasn't totally clear on it. It hasn't gone through the final stages of underwriting, but it was conditionally approved at $25,000. So more than likely, yes, that's what we'll be able to get you for it.
Okay, what's the process?
So the way it works is once the property goes through final approval and we know yes for sure we can pay $25,000 for it, we would send you our offer in writing So do you, do you have access to your email address or your email? Mm-hmm. So we send you the offer via DocuSign, and then the offer is very straightforward. It says, hey, our company is buying this property for this price, and then it's gonna have the closing date on there. So the closing date is when the property is actually like, it changes hands, like we become the new owners and you leave the property and get the money for it. And I don't know if this was discussed with you, but one thing people love about working with us is that you actually get to pick your close date. So if you do kind of have an idea of when it is you'd like to move—
I wish I did. I'm waiting on some other family members to make a move themselves. They're in the military. So, okay, uh, this is coming up quicker, but it's not actually taken place yet because we'll be moving together. Okay, well, um, can I get a call back on this? Because yes, I am interested. Okay. Um, and your name again?
My name is Tyson Smith. Tyson.
Okay, this is a good name.
I appreciate that. Thank you. You have a good name yourself. Well, hey, we—
I come from some Smiths.
Oh really?
Uh, bloodline. So yeah, good strong name. Um, can I get a call back? Approximately the same time tomorrow evening to discuss this further? Yeah, absolutely. All right, I appreciate that. Okay. Yeah, um, because I got some stuff going on, but that'll give me a chance to speak to, uh, excuse me, my family members as well. Okay.
Yeah, no, that sounds like a good plan.
All right, um, I'll be expecting a call tomorrow, uh, at approximately this time. I know the time is a big difference between Arizona and here.
Yeah, what is it, like 7:30 there? Yeah, gotcha. Yeah, no, that's, that's no problem at all.
Okay, I'll be expecting that call.
Thank you. All right, sounds like a plan. We'll talk tomorrow, Deborah. Have a great rest of your night. You too. All right, bye-bye. Cool. Hello, do you update? Okay, cool. Uh, let me add into my calendar real quick. What do I have tomorrow? Oh dude, my day is wide the fuck open tomorrow. That is what I'm talking about, bro. I would never tell them that. I always act like I've got somebody else that needs to approve my shit or whatever it is because that way we can make it me and them versus that evil person. Person.
