I'm sorry, I'm unable to take your call at this time. Hello?
Hello, Thomas?
Yes.
Hey Thomas, this is Tyson. I just want to give you a quick call to see if you were still looking at selling that property on Roanoke Avenue.
No.
Oh, gotcha. All right, well, I am sorry about that. You have a great night.
All right.
Hola.
Hello, Chandra?
Hello.
Hi, Chandra, this is Tyson. I just wanted to give you a quick call to see if you were still looking at selling that property over on Pontiac Drive.
Ah, yes.
You are still looking to sell that place?
Ah, not until August.
Not until August.
Yeah.
Okay, gotcha. Okay, so you'd like me to give you a call back in August? We can get you an offer for it, uh, like in around July. Okay, sounds good.
I'll call you back in July because till that time they send the rental, then that's an agreement till August. So by the end of the July.
Yeah, all right, sounds good.
And yeah, that's fine. Okay.
All right, thank you. We'll talk then. Yeah, that first guy was kind of a dick. If I give you $10K, what can you do for me? I can teach you how to wholesale real estate. You get any money back on these premium leads? Yes, Captain K, we are going to get a fucking massive return on them. I've already locked up 4 deals in 6 days.
Hello?
Hello, Daniel?
Who's calling?
This is Tyson. I was giving you a call about that property over on Barrel Avenue.
Right.
Were you still looking to sell that place?
Uh, no, but if you give me the right price, I'll consider it.
Okay, gotcha. Yeah, um, I don't think that, uh, you know, we're looking to buy houses for market value. Hello, this is Tyson.
Yeah, I called Calvin and he hadn't done it, you know. He said it's about like 9 o'clock here, he hadn't started on it yet. I said, Calvin, I want to try to get done tonight.
What's that?
Calvin didn't do it yet. He says about 9 o'clock, talk like he's about ready to go to bed. He haven't done it, so that's why I haven't got mine yet.
Okay, I mean, it really, uh, it should only take a couple of minutes. Um, he just gotta—
I know he won't send it to me. Uh, could you go ahead and mail me a copy so I can get it back to you then?
Um, mail, like, uh, do you want me to just like send it to your email?
My email, I'm having some problem. My email, it's quick to set up your email account. My email account's not doing right. Now I got Jitterbug and they already closed. They close at 8.
Okay.
So I gotta get— I gotta set my email account up again. I don't know how to do it without somebody help me with it.
Okay, I understand. So, uh, what would you— you'd like me to mail you one?
Yes, can you please mail me one through the mail? And, uh, I'll give you my box address when you get ready.
Okay, well, it actually is— what we can do is we'll have somebody bring you, um, like, we'll go ahead and hire a notary and we'll have them bring you the, uh, the agreement if that's all right.
Okay. Um, when would they be able to come by? So I've been on the lookout.
Well, I could give you a call tomorrow morning and we can kind of look at what your day looks like and figure out a time that works good for you.
Okay. That sounds great.
All right. Awesome. Well then I'll give you a call first thing tomorrow and we'll figure out what your schedule looks like and we'll, we'll have a notary over there at a time that's convenient for you.
Okay, thank you so much. I'll be on the lookout for him then.
All right, sounds good. I'll give you a call tomorrow morning, okay?
All right then, that's good.
Bye-bye.
All right, bye-bye. Goddamn it, I was really hoping to get that contract today because I got to hit my KPIs. I don't have a contract and I'm only at like 80 dials. So I'm gonna be working late tonight. Did Mr. Jerry sign the agreement? Yes, he did. He says he'll be faxing it back to me tomorrow. So tomorrow is gonna be like at least a 2-contract day, but I got my KPIs that I stick by. And if I say I'm going to hit them, then I'm going to hit them. And right now that's looking like that means that Tyson's got to hit the dialer and work late. So that's what Tyson will be doing. 140 dials a day. Imagine not hitting your KPIs, couldn't do it, bro. Couldn't even imagine. If you say you're going to—
Hello?
Hello, Chris.
Yes, Chris.
Hey Chris, this is Tyson. I just wanted to give you a quick call to see if you were still looking at selling that property on Rose Circle.
Uh, nope.
Oh, gotcha. All right, well hey, I'm sorry to bother you. Hope you have a great night.
Oh, thank you. Bye.
Um, I own the business, so it's not commission or salary, it's distributions. Deeds, I have no idea, man. I don't keep track. I typically wake up at 6, I go to the gym, I go to the office immediately after the gym, and then I leave here around 6.
Hello?
Hello, David?
Yes.
Hey David, this is Tyson. I just wanted to give you a quick call to see if you were still looking at selling that property on Para Drive.
We are not.
Oh, gotcha. All right, well, hey, uh, sorry about the, uh, inconvenience. Hope you have a great night.
Not a, not a problem. I appreciate your follow-up.
Oh, thank you. Have a good one, sir.
Okay, take care.
Yes, I do have several mentorship programs. You can learn more about them, links in my bio. Whatever happened—
Hello?
Hello, Alejandro?
Yes.
Hey, Alejandro, this is Tyson. I just wanted to give you a quick call to see if you were still looking at selling that property on Meadway.
Tyson, how do you know about the property?
It looks like you had spoke with my assistant a while back and said that you might have been interested in getting a cash offer.
Oh. You know, I'm going to probably be listing that house pretty soon.
Okay, very exciting. Do you have a realtor that you're planning on working with?
Yes, yes, I do already.
Awesome. Well, hey, congratulations on listing the home. That's going to be very exciting for you.
Alright, sounds good. Thank you.
Yes, sir. You as well. Have a good one.
You too. Take care. Bye-bye. Bye.
About to plug Meredith. Didn't get an opportunity to. Why don't you have an office at home to save on rent and office space? No room? I do have an office at home.
Sorry, the mailbox is full.
And I like having an office. That's why we lease out this space. Whatever happened to John and that deal? I can't remember, who's John? Where was that property at? Spencer, it's a Submariner No Date 2017, reference 146040. No, I'm not skip tracing. How many are you— why do you feel many employers micromanage? I don't feel that. Hello, David. Yes. Hey David, it's Tyson. I just wanted to give you a quick call to see if you were still looking at selling that property over on Princess Drive, unit 31.
Uh, I'm not looking to sell it, but I'm— I'll consider any offers.
Gotcha. Uh, yeah, so we're investors. We're looking for properties we can kind of fix up, sell, and make a profit.
Right.
Does this sound like something that—
I got it rented out currently.
Okay. Is it rented on? Is it leased? Oh, nice.
Okay, 30-day. Very nice, 30-day. And I've got it rented through the summer to the end of September. Um, and right now I've got it rented, uh, I think it's February, March next year.
Okay, very nice. Well, sounds like it's, um, a nice little investment for you.
It is, it is. I mean, I get anywhere from $10,000 to $12,000 a month in the winter. Uh, February with the TPC, probably gonna get $15,000 or maybe even $18,000 a month for, or, you know, for that, for February.
Are you serious?
Yeah, it's right on the golf course, the TPC.
Right, right. I mean, I, I figured obviously for like, uh, waste management, whatnot, that That would be an amazing weekend. But holy cow, $12K a month in, in off-season is— that's amazing.
Yeah. And in the summer, I've got it rented out now for $5,500 a month in the summer, you know, the off-season.
Makes sense.
Um, any, you know, and it depends if, if you've got it listed and marketed properly, you know, as a, as a, um what do you call it, a corporate rental, you know, no problem, you know, rent in the summer for probably, you know, 6 or 7 grand a month. And then in the winter, it's, you know, and if you did fix it up like that, they fixed up the house 4 doors down from me and they sold it 5 6 months ago, maybe 7 months ago, for $1.6 million.
$1.6 million. Let me find that place. Oh yeah, wait, I'm seeing $1.7 million. There's no pictures of it though.
Well, there's, there's one that's about 5 doors south of me. $1.7 million was about 6 doors north. That's a different community.
Oh, got you. Yeah, yeah, I see. I see.
You know, it's nice. That one's nice. I was, I was actually shocked they got $1.6 million for the one. For that, if you look in Zillow, that community, it's hard because the way the addressing is, they're listed as unit numbers, right? Even though they're single-family homes. So basically just, it just dumps up all, you know, all the units at the corner location.
But yeah, I see.
All right.
Well, hey, David, I do appreciate your time. Probably not something that will fit in our company's buy box unless you're just really looking to get rid of it quick. But that's amazing. It definitely gives me some insight on where I need to be buying short-term rentals.
Yeah, I mean, I, when I, when I first bought the house, I mean, I looked, I, I knew it was popular on the golf course and everything. And then we bought another house in the community next door and we moved over there. We were renting this one out. I wasn't sure about the 30-day rental, frankly. I'm actually kind of glad because I get nothing but seniors. Yeah. The seniors can afford it. They're retirees, you know, and I've had some come in the summer, some come in the winter. The seniors are much easier on the house. They don't beat it up. They're not calling with complaints every day, but, you know, versus families or kids.
And so, all right, well, I, I love to hear it, man. That's, that's amazing.
Yep. Yeah, and I think ours is probably the largest lot in that community. It's got a big old ramada and a pool, and there's really nobody else in my community that has a pool. There might be one, but anyway. Okay. So yeah, it's a nice spot. Good deal.
Well, hey, I do appreciate your time, David. I appreciate you taking the time to tell me about the property, and sorry we couldn't be of more benefit to you.
Yeah, no, it's all good.
All right, well, hey, you have a great rest of your night.
You too.
Okay, check that shit. What's up? What the fuck is this? Yeah, dude, 12K a month. Hey James, this is Tyson. Looks like you filled out some information on our website about selling a property over in Midland, Texas.
Mm-hmm.
Did I catch you at a bad time?
No.
Awesome. Well, hey James, I'm getting this property pulled up, looking like 4403 I-20.
Yeah, it's really tough. Different websites and different software groups use a different address for it. The address the U.S. Postal Service uses is 4403 Interstate 20 West.
Is it, uh, is it land? Is it 7 acres?
It's 11 acres with a house on it.
11 acres.
And if you pull up, pull it up on the MCAD website, they have the 11.1 acres broken up into a 2.82-acre tract and the rest of it, which is, um, 8 point— oh man, 8.2, 8.19, I guess.
Okay, so are you looking to sell the whole thing?
Uh, I could do either one. I can sell the whole thing, or I can just sell the house with, with 2.82 acres. Uh, you know, a lot of people are looking— you start just looking for a house with, with, um, um You're looking for, you know, essentially an improved acreage. So, you know, I can do either one.
Um, is the house— is it this, uh, 3-bedroom, 2-bath, 1,400 square feet, detached garage?
Yes, that's the one. Okay, that's an attached garage. Oh, okay.
Yep, I'm sorry, I was just looking from this photo, there's a tree kind of covering it, but okay, attached. Very nice. Um, Is this property you're living in?
I'm not at the moment. I have some furniture in it that I need to go in to get out, but, um, but no one's living there right now.
Okay. How soon would you be looking to have it sold?
As soon as possible. When I bought it, it took 3 days.
All right, sounds good. Uh, do you have an idea of how much you'd be looking to get for the property?
I'd like to get half a million for the entire 11.1 acres if you just want the house and 2.82 acres, I do $275,000.
All right, $500,000 for the whole thing, $275,000 for the house and the— I'm sorry, 2 point how many acres?
2.82. $400 lease.
Okay, um, let's see. I'm seeing that the house was built in 1958. Have there been any improvements made to the house since then that you know of?
Yeah, the, the guy that I bought it from fixed it up pretty well. Uh, nothing, nothing really glamorous, but, you know, repainted all the walls, clean up all the— you know, there's no holes in the wall, it's all, it's all clean. Put down ceramic tile in the common areas. Um, he replaced the roof and, um, and the air handler, the, the Ferguson AC, and the water heater, all about 2 years before I bought it in mid-2018. Um, the kitchen and both bathrooms, uh, could stand to be updated. They haven't been updated since probably the early mid-'80s, but everything's functional. It's just fixtures are not, you know, um, not as sexy as what somebody might want to pay, you know, a whole lot of money for. I hear you.
Uh, when did you say that roof was replaced?
I think within a couple years of when I bought it, which was mid-2018. Okay, it's in good shape.
Sounds good. And then, um, how about, uh, the HVAC system on the property?
Yeah, that's what I was referring to as the air handler, the heater and, uh, and AC that I just mentioned that he replaced within 2 years of me buying it, as well as the water heater that I just mentioned he bought— he replaced within 2 years of me buying it.
Okay, so all the major mechanical stuff All the major mechanical stuff is good. Just sounds like it could use a little bit of love on the inside if you really wanted to sell it for top dollar.
Yeah, it could use a little bit of updates in the bathrooms and kitchen. Other than that, it's, you know, it looks great. If this is a cell phone, I'll send you some pictures to give you kind of an idea of what you're looking at.
Yeah, you can text some pictures to this number. That'll help us. Yeah, if you could send those over right now, I'll go ahead and take this information over to our underwriters. They'll let us know what we can offer. We will look at both things. We'll look at the land, the house and the land, and also just the house with also a good bit of land. And we'll let you know where we'd be at on it. Would you be able to text me those pictures now?
Yeah, I'll do it right now.
All right, sounds good. Well, I'll wait for those and I'll bring that information over and then we'll give you a call back.
Sounds good.
All right, thank you, James.
Yeah, have a good evening.
You too, sir. Bye-bye. Yo, did I see that somebody said that this was staged? How many paid actors do you think I would have to have to sit here and be calling people all day? Are you out of your goddamn mind? Um, Convoy logo? No, this is Starfire. It's the golf club. No, Daniel, we're using smartphone.io as the dialer, not Mojo. Did Jerry Tennessee deal end up working? Yeah, Tanner, Jerry is gonna be faxing us the contract tomorrow. Tips on objection handling. Objection handling, more often than not, is just they are unsure about what's going on. It's not really an objection. You just need to learn more, figure out what their problem is, and diagnose it, man. What's your handicap? I suck at golf. I don't even know what the fuck my handicap is, bro. Yeah, dude, you guys, you guys caught me. I just have hundreds of paid actors. I'm just fucking sitting here on live acting like I'm closing That's it. Show's over. All right. What do you do if your end buyer's rehab numbers are higher than yours? Find a different end buyer. Yeah, Jerry's the one that wanted the money in hand before signing. That crazy old bastard. We got it though. How many houses have you lost money on? Only one. Lost money on one house. It was a flip I bought sub-2. I flipped it and it was somewhere in Texas and I did a lot of things wrong with it. A lot of shit happened wrong too. House fucking flooded midway through. The water pipe broke. It's just, it was a fucking mess. We lost like 40 G's on it. All right, um, homie's texting me pictures. I can't remember. Alright, let's take a look. So 3/2, 1,400 square feet. It's right by the fucking I-20, so that hurts us. So we got this 2,300 square foot that sold. I'm trying to find something closer in square footage. Got some mobile home for sale for $70,000. 10 acres. Oh, it's a mobile home park.
No shit.
Yo, Blake, can you come look at this? That's very interesting that there's a mobile home park right there. I wonder if there could be a mobile, mobile home park on this other 11 acres. If that would be the case If that would be the case, this is saying 24 spots. They're selling this for 1.4. I just spoke with this guy and he's got this property right here. Yeah, so he says he'll sell us this, or he'll sell us all of this for $500K, or just this, that with the house for $275K. I can't get a read on the house, but what I am seeing is that they've got— somebody's got this for sale for $1.4 million. New commercial mobile home park, perfect for an oil company, whatever, planned for 24. And now it's not sold or anything.
Yeah, and it's also probably already zoned, right, like approved for a 24-unit mobile home park, right?
But that's what I'm still wondering.
I mean, that's 10 acres versus 5.
This is 11, I believe. Is that what he said? How many, how many acres was the total?
Go, let me see this.
Click on the—
on this.
No, I just want to see. So no matter what, I don't know what the— you'd have to understand this parcel, it— because I'm thinking that's a parcel.
I think this thing's fucked up, dude, is what it is, is he owns this right here. Right, right.
Zoom out just a little bit. Right, pull down. So you're going to have this parcel, this little road to this is like this easement, and then this is going to be— now I don't know if he owns this up here.
No, this got to be different, right?
So you're going to have an easement, maybe.
Actually, could— if this is 7, 8— yeah, no, it can't be. It's got to be just these two, but The problem is on the house, there's just nothing. Uh, well, yeah, but you've got this fucking— but this is double the size, sold for $341,000. Yeah, $340,000.
Um, also go back to that. If somebody's going to develop that, you're not going to do— because the house is in the fucking way. You'd either have to demo it house, right? Well, to make that something, that's a very real possibility.
You out of here? All right, peace. Gracias, gracias.
See you guys.
Good morning.
Um, so you either be demoing that—
12, 275.
All right, so, but how much does he want for the house?
275.
Yeah, it's pretty high.
Well, I mean, that looks like— yeah, it is high. If this $1,800 built-in 2012 sold for $280, then yes, he is asking too high.
Yes, he— I think he's closer to retail. He probably needed about 30% less than what he's currently asking.
Cool.
I've got no problem offering him $300 for all of it.
Alright. This is James.
Hey James, this is Tyson.
Hey Tyson.
Hey, so we were able to take a look at the property. There were some things we definitely found interesting and some different use cases for the land that we were looked at, but based on what we saw and looking at what some of these other properties have sold for in the area, in a perfect world we'd really need to be at $300 grand for it, for it all.
Okay. And how long would it take you to make that happen?
Um, we'd be looking at 45 to 60 days.
Yeah, there's no way I'd wait that long.
How long would you be looking for?
Um, that, that $300,000, I'd do it if you, if you could, uh, send me a contract and, and, uh, close it after tomorrow.
I mean, we definitely— there's, there's no way possible for us to close it in a day just because the title company would take longer than that.
But yeah, it takes, it takes about a day and a half to get the policy from title company. Like I told you, I, I closed in 3 days. I, I contacted title company On Tuesday afternoon after I looked at property and they sent me an email on Wednesday, uh, Wednesday early in the evening.
I hear you, I hear you. And, um, here's the thing is that for, for this we're gonna have to get environmental surveys and some different things done to the land now. Okay, if speed is important, we can try and get that reduced maybe closer to 30 days.
Yeah, but, um, if you want to send me something, I'll take a look at it. There's no way I'm waiting that long.
Okay, so there's no way that it's 30 days of work?
If you want to send me something, if you want to send me something, I'll take a look at it.
Well, yes sir, we're buying as is, meaning we're not requiring you to make any, any updates to the property, but we have to do an environmental survey because, you know, we got to be able to see maybe, maybe this land is—
yeah, you want to say something, that's fine. Otherwise, you know, it's just wasting your time.
Well, no, I'm open to sending you something, but is something that you want to go through with?
Like, like, what, what, what do you want to go through with? I have, I have an offer at $480,000. Why would I want to sell for $300,000? It's less than I paid for it, right?
Well, okay, so look, I'm not, I'm not asking if you want to or anything like that. It's just you, you said, hey, send me something. Like, what is it that you want me to send you?
What I said was feel free to send me something. I didn't say send me something. If you want to send me something, that's fine. I'll take a look at it.
Okay, well, I'll just go ahead and, you know, we'll mark this as something that's not gonna be a fit. I totally understand.
Sounds good. Y'all have a good evening.
You too, James. Take care. For a second there, I thought he wanted me to send him a contract. I thought this cat was ready to sign at $300 grand. That would have been pretty funny. Red flag, he wants to close it so fast. A lot of people we work with do. I mean, he's probably got a million and a half different reasons why he'd like to make $300 grand in the next 30 days. Do you guys get what I'm saying though? I didn't get what he's saying with like asking me to send him something. It's like, bro, what do you want me to send you, dog? Is that Twilio? Uh, no, this is smartphone.io, brother. But I mean, he's good, he understands what I'm saying. You obviously can't just buy that much land. Like, that's the thing is land can take a lot longer to close, especially with shit like this that we'd want to sell to a developer, because they do have to have, you know, surveys and whatnot done. I don't know exactly what all it is, but I know it takes a minute. BS, he has $480 offer. Yeah, definitely bullshit, or else he wouldn't even fucking entertain the $380. $300, I said. How do you find the numbers for owners' houses that you see on the road? You skip trace it, brother. Go on BatchLeads.com, enter in the address, pay them 10 cents, and they'll give you all the known associated phone numbers with that address. How do you even do $300K in less than a week? That's what I'm talking about. It's just not really possible. He's full of shit. He wants to use your price to shop around, perhaps. Perhaps. All right, well, that's another offer. How many offers we had today? Wait, did I hit my— did I hit my KPIs via offers? Okay, I'm at 3. Wait, but what, what 3 offers am I— what 3 have I given? Let's see here. James Perry.
Okay.
Oh, I gotta make this Nope. Oh, we've hit my KPIs, boys! We're at 4 offers. What the fuck? Right on, dude! Let's go, bro! Meredith's got spaghetti and bolognese waiting for me at home. Let's fucking make this happen. Let's call this guy real quick. Let's see if we can get this contract back though. Oh, she just texted me. Dinner is almost ready. Let's Go! I love that woman. Yo Frankie, thanks for subbing to the YouTube channel, bro. Yes, Cade, we are cutting, eating 2,100 calories a day.
Your call has been forwarded to an automated—
oh man, now homie doesn't want to answer. Must be late there. All right guys, well, we, uh, we snuck our KPIs in for today of 4 offers. Tomorrow is going to be a 2-contract day. We're going to go ahead, we'll get a notary out to Miss Lily, we'll get that house in Roland, North Carolina, and then Jerry is going to be faxing us back to contract for the land in Tennessee. So, two very good deals, excited to see what can happen with those. The one deal, the one we gotta send the notary out to, that is, that could be a big boppa. That could be a big boppa. So, we'll see, I mean it's definitely gonna depend on the rehab and whatnot, but looks like that could be a pretty good deal. We're picking up at 11-something, and it looks like we could sell it for between between, um, in a perfect world, it looks like we might be able to move it for about $50, $55. So that'd be great. But, uh, hey, all of you guys, I really appreciate you guys for watching. If you guys want to be notified when I go live tomorrow, I'll be making more calls. You guys can see exactly how I do this. So I'm not gonna make all of the money in the one month, but I'm gonna, I'm gonna have 30 days of doing acquisitions, locking up contracts, and then we'll look back another 35, 40 days later to see how much we sold all those contracts for and how much money was made. I, at the pace I'm going, I'm gonna blow past a $250,000. And I'm gonna be live the entire time I'm doing it. So if you want to learn something, go ahead, click the follow button.
