$250k in 1 MONTH CHALLENGE (Day 10) | WHOLESALING REAL ESTATE

Tyson Smith works through day 10 of his $250k challenge with live cold calls and negotiations. He considers a $125k offer on a New York property, ditches Salesforce after spending $5,000 on it for Podio instead, and takes a call from Kirby in Ohio where he struggles to verify the property online.

My camera isn't— what the fuck? Alright, uh, what the fuck? I don't know what's going on. My, uh, my camera on YouTube is not showing up. That is not what we like. Oh. Well, this would explain why it's not fucking plugged in. Bro, oh my God, fuck's sake. Sometimes plugging those USBs in is such a pain in the ass. There we go, we're back, babies. All right guys, step number 1 in all tech support issues Make sure it's plugged in. Follow me for more tech support advice, more HighLevel, uh, tech support advice. All right, no answer. Send her a text, and then we got to call this Jacob guy one more time because he had some deal he wanted at JB, and I haven't heard from him. Tech support Tyson, you know what's up. Doesn't work, unplug it, plug it back in. That's facts. And if it still doesn't work, you got to give it a little bit of percussion therapy. You know, you got fucking— you make it work.
Your call has been forwarded.
Okay, all right, it's new leads time.
Hello, Charles.
Yes.
Hey, Charles, this is Tyson with We Buy Homes Cash.
Yes.
We had spoke earlier in the week about this property you were looking to sell over on Brookfield Way?
Yes.
So from our last conversation, you'd let me know that you had several other prop— several other companies who were going to take a look at it, and you were just going to go with the highest bidder.
Yeah.
I was wondering if you had got a moment to— or if you got a chance to receive all the offers from these other companies, and if you'd made a decision yet.
No, I haven't made a decision. I'm waiting on Mark Spain. They came in inspected. They said they'll give me an offer in 2 days. So they came and inspected 2 days ago. So I'm waiting on an offer from them.
Okay, gotcha. What's the, what's the number to beat? I'd like to see if we're even gonna be in like the same ballpark.
Well, the last offer I got from, I think Offerpad was $285,000.
Gotcha. And was that after or before their repair fees?
As is.
Oh, really? I mean, I've— I mean, it could be a different situation, but I've actually sold a couple houses to Offerpad, and every single time they've given me the offer and then they go and do their inspection And then typically they, you know, they're like, okay, because of this, this and this, we actually need to be here. And it's typically $30,000, $40,000 less than what they offered me at the beginning. I don't know if that's the case, but that's just been my experience with them.
Well, I got another company that I did a Zoom with yesterday and they're waiting on before they give me an offer to see what Mark Spain's offer is. So, um, um, I'm waiting on Mark Spain and then I'll, I'll make a decision. Um, because the initial offer from Offerpad was $275 and they went up to $285.
Okay.
So So, uh, and then what's listed on the taxes is it's a 3-bedroom, and then it's actually 4-bedroom. They were surprised when they walked through the house, took pictures, that it's a 4-bedroom because on taxes it says it's— so it's a lot bigger than they expected.
Gotcha. All right.
So, you know, and there are, you know, a lot of these people that I've been talking to, you know, they can go online and see what's sold recently. And there's a house in my neighborhood, I guess, sold for $307,000 recently.
Yeah, I'm taking a look at that house right now.
Yeah. So, uh, you know, It's the— if it takes, say, $10,000 to $20,000 to make repairs, they're still going to make money. Whoever buys the house on the long run, even if, you know, they rent it out for, say, $2,200 a month, which is the going rate— well, a house this size might go for a little bit more. My daughter's renting a house through, uh, Progress Residential, and they're a big company in this area, I guess, that rent out houses.
Yeah, I've sold houses.
She's running— yeah, she was running, uh, $2,150 for a small house. It's 1,500 square feet, and they just came back trying to renew the the contract and brought it down to $1,700 for her to stay. So, and they're willing to go month by month, you know, they, they want, they want her to stay pretty bad. So, but, um, that's where I'm at right now. Okay.
Well, you know, I will be honest with you. Um, typically We're not the highest offer when we look at things. Uh, and if we were, that's normally a bad thing because it means that we might have missed something. Um, what we do offer is speed and convenience, but, uh, if the most important thing here is going to be getting the most amount of money for the house, then we're probably just not going to be the best fit for you.
Oh, a couple of these companies are, are doing double duties. Is the— they get you house sold and then they'll get you into another house. So they're sending me, uh, actual, uh, houses in the area that I'm looking at to view, and, uh, it's part of their 6% commission. To get you out of the house and into a new house. Hello? Hello? You still there?
Yeah, I'm still here.
Okay, so, so that's, that's what a couple of these companies are doing.
Okay. Yeah, it's, uh, sounds pretty nice. I mean, that's not what we do. You know, we buy houses. We can absolutely put you in touch with, you know, good realtors we know in the area to help you find a place. But like I said, I mean, look, if you're looking to get the best offer from what I can see, I don't think we're going to be anywhere close to even what the Offerpad's offering at $285,000. I think we'd have to be much less than that.
Okay, well, have a nice day.
All right, you too. Thanks for watching. Have a good one. Bye-bye.
Goodbye.
Um, when it comes to— so Tanner, what point do you consider this guy a waste of time? Here's the thing is, in this market, Douglasville, Georgia, I don't have like buyers that I like. I don't have like a couple buyers that I've sold a bunch of deals to that I can just go hit up and be like, hey, what would you pay for this? And when it gets into a bidding war situation between— this guy's talking to 3 or 4 other companies. I don't want to fucking deal with it. Like, it's like if I knew somebody I could call, I could get a price where I knew that this was going to move, then I'd be like, here, here's our highest and best and fucking leave it at that. But at this point, you know, we're just going to leave that for the other people to deal with. And we will call him back in 3 months and see See if you sold it. All right, follow-up completed, very nice. Okay, why do I have 8 past due follow-ups? Who are all of these people? This guy asked me to call him tomorrow, I did not. What's up, Omar, how you doing, bro? My eyes are hella small, bro.
Hello, 1490.
Hello, James?
Yeah.
Hey James, this is Tyson with We Buy Homes Cash. I'd given you a call a couple days ago about that property over on Old Olney Road.
Yeah.
Sorry, I know I was supposed to give you a call tomorrow. I got caught up doing some other things and was unable to. Is now a good time we talk about the property?
Yeah.
Right on. So I'm getting the property pulled up right now. While I am, can you kind of catch me up to speed here with the property? Is this something you're currently living in?
No.
Okay. Are there tenants in the property?
Nope.
Okay. So what's got you looking to sell it?
I realized I'm not a carpenter.
Oh, does it need some love?
Oh yeah, yeah, that's why, that's why I called you in.
Okay, so, uh, what repairs do you think it needs?
Interior, the roof, are the windows— you need to remodel.
Okay, the windows are all decent.
How about any of like the major things like foundation, electrical, plumbing?
Electrical's new, foundation's good.
Does it have heating or cooling units on it?
It has gas, gas heat, natural gas. There's a furnace there.
Okay, do you know how old that furnace is by any chance?
No idea. Okay.
Gotcha. Um, so let's see here. I can't see right now, um, online how many— how much square footage the property has. Do you have an idea?
It's, um, I think around 1,700.
Around 1,700. Okay. And then I'm seeing 4 bedrooms, 2 baths. Is that right?
Yep.
Looks like there's a single-car detached garage in the back. Is that right?
Yep, yep.
Yeah, it's like, um, um, I don't know the dimension of it.
Okay. Does, uh, is there a basement in the property?
Is there a what?
A basement?
Yes, full basement.
Is it finished?
Yeah.
Okay, and then is the property on city sewer or is there a septic tank?
There's septic tank. Okay, the town is in the process. They're starting anytime. Sewer is going to be put in within the next year or so. Okay, it's town water.
Okay, so as far as the inside of the property, is it livable or I started guttin' it, let's put it that way. Okay. All right, so we're gonna assume a full interior remodel. Sounds like electrical's good, foundation's good. Is there any plumbing issues?
Mm, I have the water disconnected 'cause we started redoing the bathrooms and stuff and it's just kind of a pain in the ass. But the water's there, town water and everything.
So it sounds like the biggest things are gonna be the roof And then doing the actual, like, the cosmetic stuff as far as the remodel goes. Besides that, is there anything else that you think would need to be done to the property?
No.
Nope.
Okay.
So based on that, do you have an idea of how much you're looking to get for it?
Um, probably around $50,000.
Okay. So if we're able to get you an offer for, you know, around $50,000, something that makes sense to you, is there anything that would stop you from making a decision to sell it today?
No.
Zero.
Okay. And then I understand it's vacant. Would you be looking to get like closed and paid as soon as possible?
Yeah.
All right. Is there anybody else you need to talk to? Wife, girlfriend, pastor, priest, real estate agent, anybody like that?
Nope.
Nope.
Okay.
Well, I do appreciate it, James. I believe this is all the information I need right now. Let me take this over to my underwriters. We'll take a look at the property together, and I'll be able to give you a call back in about 10 minutes, and we'll let you know what our cash offer will be, okay?
Okay. Alright, thank you.
Alright, thank you, James. We'll speak soon.
Yep. Alright, bye. Bye-bye.
Much nicer than the first time I talked to that guy. First time I talked to that guy, he was a fucking dickhead. Caught him at the wrong time. Much nicer this time. Somebody said low energy. Guys, I'm always trying to like match the other person's tone, you know? Like that guy was like fucking a little chilled out. I want to be chilled out, you know, but I'm not fucking chill, bro. We're deal hunting today. I'm being fucking serious. All right. Which by the way, also, I don't know if any of you guys were on the call with Lily and Calvin, but that deal that I had to mail to them, I had to mail them a contract. That contract has since been signed and put in the mail back to me. So when I get that, that'll be number 7. I remember Brent Daniels mentioned that it is to match their energy. Absolutely. Brent's a master of it. Brent Daniels is a stud. Just got on. Is this the first guy you talked to? I talked to one other guy before. What's up, Tice? What's up, Chernise? Do you ever go through mind block, cold feet, not knowing what to say? Not knowing what to say? No, never had that problem. I just recognize I'm having a conversation with another human being interested in buying their house. Make sure to ask them the questions that I would want to know if I'm buying somebody's house. And not to mention, I've got wonderful scripts and things made, which, Chernise, by the way, if you're having trouble knowing what to say to a homeowner, is what I want you to do is go to www.free wholesalingresources.com. The link's also in my bio. And there you can download my purchase contract, my assignment contract, and my script absolutely for free. It's the exact script I use. It's the exact script I'm reading off of. Guys, if you guys don't think I'm fucking kidding, boys, look, I got this shit pulled up just right here. Even now, still today, made fucking Gotta be like hundreds of thousands of cold calls, I would say. Maybe not quite there, but a lot of fucking cold calls. And I still— not even cold calls, but I still fucking— like, look, I have this open. It's a guideline, it's a roadmap for me. We follow a process. Why? Because it gets results. So, Tranice, go check that out. That should take away some of the cold feet we're talking about. Now, the second thing you mentioned is Like mind block. Sometimes I will tell you, Ternese, is I have days where sometimes I kind of am like procrastinating setting my phone up, going live, and getting on the phone. It's a little mental block. You know what that is? It's your little fucking bitch. Everybody's got a little bitch somewhere in them. And it's that little bitch saying, no, don't do that. It might be uncomfortable. It might get hard. Whatever the fuck that is. It's your job to be disciplined enough to shut that little bitch the fuck up. Tell them, hey, kick a rock, go to fucking Denver, you hippie, like, little bitch voice. Instead, we're gonna be a fucking boss and we're gonna do what needs to be done. Because guess what, Trinice, if you never make a call, you're never gonna make a sale. So it doesn't matter if you make a call and you fuck up, because at least you're getting one step closer than if you'd never done it. That's my advice to you. All right, guys. I have to go take a piss. I'll be right back. We have plenty of new leads. We gotta comp James's house and make him an offer. It's gonna be a good day. Oh, Jesus Christ, boys, that was a close one. I'm not gonna lie, 25-year-old man, that's me, almost pissed my pants. It's all right. Okay, all right, I got a bunch of fucking wires and shit. My cable management is fucked. It's fucked. Okay, okay, we have to comp James's house. We're in Yorkshire. Yorkshire.
Yorkshire.
Yorkshire. So it's got potential. Gonna need one hell of a fucking remodel, but got potential. We have— what do we have? Oh, so far good things that I'm seeing. Good things. See, a house sold for $35K, 1,200 square feet, sold for $80K, sold for $120K. Here we Here we go. Home details. Okay. Similar house, $199,000 ARV. So guys, we got this house, another 3/2, $1,890. We can make our house look like this. We need a new paint job. We need a fucking new kitchen, things of that nature. They got a detached garage. This one sold for $199,000. We have another one right here. Now, not a comp, not two stories, brick-built, too small, but also sold for $198,000. Good to know. Let's remove this boundary we got right here. Land, something tiny, just looked at that house. Um, again, something else that sold for $200,000, 1,800 square feet. What is for sale? Nothing. $26,000, 3-bedroom. Got something for $85,000. Jesus, guys, don't have your cabinets be any color besides white, gray, like make it be a neutral color. Like don't have fucking green cabinets. What are you doing? Don't do that. Don't do that. All right, we're just gonna call it ARV of $200,000. Now it's gonna be a pretty diesel remodel. Alright, we're gonna start at 36— 36,675, but I think I'll go up. I think we'll go up because here's the thing is this is underwriting for $60 grand in investor profit and I'm willing to bet somebody would do it for closer to $20. So I'm going to try and sell this thing for $75. So I will go up to his asking price, but I'm going to try and get him at 36. All right, is this an Ovation possibly? We'll see. Or no, because his price is already just at a cash price where it makes sense.
Hello?
Hello, James?
Yes.
Hey James, it's Tyson again.
Yeah, how you doing?
I'm doing well. So I got some good news for you. The property did qualify for an offer. Basically, we'd be buying the house entirely as is. Obviously, we know there's repairs and anything, we wouldn't ask you to do any of that. We'd be covering all the closing costs. There's no real estate fees or anything like that, and we'd be able to close the second week of June. Um, for that, our cash offer came out to $36,675.
Let me write this down.
How much was it? 36—
what?
$36,675.
Well, if you were— if you were at $40,000, I'd say yes right now. This I'm gonna have to sleep on.
Okay, well, I'm not sure how much room we have Typically, I'm able to finagle a couple extra thousand dollars out of them if it'll get a deal done today.
Well, if you get closer to $40, you'd have a deal today.
Okay. Like, so if I can— I mean, I'm pretty confident I could get an extra $2,000 out of them just because of, like, the scope of this remodel is pretty big and we can typically, you know, find some costs somewhere else. Um, if I, uh, if I could get it up to $38,675, do you think it's something we could get done today?
$39,500 and I'll do it today.
$39,500. All right, all right. Can I put you on hold for a quick sec?
Sure.
All right, be right back.
Weren't you just looking at him?
Brown Boy? I got him from Brown Boy.
No, Brian.
No, Brian Bot's never gone. They're aluminum.
What, they're glass?
No, the fuck are you talking about? Oh, it's too far. Huh?
And then the rims. That's a $500 pile. Okay, we'll keep the rims. 125.
We could probably $200 for that set of rims. So they came off a black man's truck. Some rims did come off a brown boy truck.
He's crying about—
he's crying about greasing the machine.
He's like, I thought you were gonna get a cordless one. I said, I thought I told all you to get it for my—
for Christmas, for my birthday.
Hello, James?
Yeah.
Hey James, it's Tyson. All right, I was able to make it work. $39,500, we close, uh, June 7th. Is that enough?
That's a nice day.
Is that enough time for you?
Yeah, there, I, I could close today.
All right, well, I mean, shoot, we, we could too, but we just, we got to give title time for everything. And then, uh, but yeah, is what I'm doing right now.
Um, let's see, I have, uh Not right this second, but yes, I do.
All right, so I just—
what do you, what do you need?
So I just sent you over the offer for the property in writing saying, hey, we're buying it for $39,500. Oops, sorry, I'm getting another call.
Um, let's see here. Let me, uh, see if I can get to that. Now, where are you calling from?
Phoenix, Arizona. That's where our company is based out of.
That's gotta be nice there.
Oh, it's beautiful right now, but we know that hell is coming.
Oh, because of the Article 42?
No, what's that? I was talking about the weather.
Oh, I thought you meant the border.
Oh, well, yeah, we got— every place got their own share of problems.
Yeah, I hear you. Yeah, just— all right, so you're Blake Smith?
Blake Smith is actually my father, um, but, uh, I'm Tyson. But yeah, it sends from, from there.
Oh, okay.
All right, I'm, I'm on the right thing. Okay, so what do you want me to do?
So once you get the offer opened up and it says, "We buy homes cash," at the top, will you let me know?
All right, I think I skipped past it, and I see the offer.
Do you see where it says the property address and the purchase price and all that?
Yep, that's what I'm, that's what I'm perusing real quick.
Okay, and then are you, real quick, are you on a cell phone viewing it or are you on a—
No, I'm on my computer viewing it, but I'm on the cell phone with you.
Okay, perfect. I was just gonna mention because sometimes if you're viewing it on the cell phone, they automatically puts you on this mobile-friendly version that is really not mobile-friendly and it messes things up, but if you're looking at it on a computer, it'll come up all right.
Yeah, it all looks good.
Yeah, I mean, we keep it real straightforward. Most important part is going to be 1.1, make sure the address is right there. Purchase price, $39,500, that's the exact amount you'll be getting. Close of escrow is going to be June 7th, that's the That's the day you'll get paid, that's the day the property will actually change hands. Okay. We've got 1.10, you can see that all the boxes are checked 100% by buyer. Like I said, we're paying all the closing costs.
Yep.
But yeah, those are going to be the most important parts. If you have questions about anything else, just let me know.
No, everything looks pretty standard.
Yeah, it's all just boilerplate stuff. Um, so I've already initialed and signed. Um, in order for you to do, you just— I'm sure you've used DocuSign before, but yeah, you just click the yellow boxes. It'll have you type in or draw your initials.
All right, so initial. You guys buy a lot of houses?
Yes, sir, we do.
Okay, looks good.
All right, so, um, I'm no attorney, but—
well, hey, we don't really, uh, you know, we purposely make this easy, written so guys like me can understand it, because as soon as you start to get attorneys involved, it seems like that the only people who make any kind of money are just the attorneys themselves.
And it drags out.
Yeah.
So now what, hit finish?
Yep.
And now what?
All right, so it just came back completed. Uh, it's going to send you another email with a fully executed version of the agreement. Now I'm gonna have our— so our sales manager, his name's Doggo, he's actually out today. He's on vacation, lucky guy. But he's gonna be back on Monday. So either him or another one of our sales managers, Mitchell, will be giving you a call either today or on Monday. And basically we're just going to go ahead, they're going to be their main point of contact throughout the rest of the transaction. They'll be giving you a call once a week just to let you know everything that's going on. Even if it's to report nothing, we still just, you know, like to keep you in the loop. So yeah, they'll go ahead, they'll give you a call, they'll let you know the next steps. We're going to be sending somebody out, somebody out to come get the preliminary photos of the property so we can go ahead and get started planning for our rehab.
Okay, but, uh, as far as we're concerned, everything's done.
Yeah, I mean, congratulations, uh, the house is sold. Okay, awesome.
All righty.
All right, so look out for— it'll be— they'll be calling from another 480 number, uh, look out for that call. And then if for any reason you have any questions, anything like that, you've got my direct line. Please don't hesitate to reach out.
Okay, all right, thank you.
All right, thank you, James. Have a great rest of your day.
Yep, have a good weekend.
You too, bye-bye.
That's it, boys.
That's it, that's it. That was the— that's probably the like top 1 or 2 fastest deals I've ever got locked up. Looks like a very cut-and-dried deal. This'll be easy. What's going to really depend on the pictures of the rehab. I mean, obviously we're planning for an extensive— I've underwritten it for a $65,000 remodel. But that, I think, will be the only thing that'll fuck us up. But I've also underwritten for a heavy dose of investor profit. So it should be good. It should be good. At my numbers right now, if we were to sell this thing for $74,675, so I'm no mathematician, can somebody tell me what 76 or 75,500 minus 39,500 is? What is that, like $35,000, something like that? So we'll stand to make on this if all things are right. Cool. Well, Cool, forward that over to them. We'll get that rolling. I'm not done yet. I'm not fucking done. By the way, everybody, this lead came from us, from LeadsConnect.io.
This—
they've been sending us leads. They've got— it's one of our best lead sources. We fucking— and we We make a ton of money with them. If you guys are looking to get some of these leads for yourself, the link is in my bio. Find or get motivated inbound leads for your business, something like that. Click that, go schedule a call with them, see what's up. Easy money. Wow, we're already at 2 contracts for the day. It's not even fucking 11 o'clock. What's up? Why'd you let Doggo off today? Doggo's going to some like family reunion or some shit. That's what he's got going on. All right, I'm just gonna make sure I have all of the, uh, Okay. Fill out an app to come in for an interview, send it to Melissa, hoping to hear back. Who the hell is Melissa? All right, who is investor profit and who is wholesale fee? Dirt, investor profit is the person we'd sell the deal to, wholesale fee is us. All right. Go ahead, mark that as a deal. What else we got today? Like, what else do I got? Let me complete the follow-up. Cool, done. All right, what else we got? Deborah, we definitely need to follow up with them today. What'd she say? Medical complications with husband, will contact you ASAP. Please give me a call when you can. Hope everything is okay. I'd like to get that deal locked up today as well. Dispo guys are compensated on commission and salary, Jamie. How can we get the calculator, Terry? Right, as of right now, the only way to get the calculator is to enroll enroll in Wholesaling 101 or join Wholesaling V2. However, um, which I do highly recommend if you're looking to learn how to wholesale real estate, you check those out. But I, I'm working right now on getting everything set up, all the systems and the logistics and the fucking website and everything, to where you can get the calculator for free. I'm even going to record a training on exactly how to use it. I'm gonna go ahead and get that out there, uh, eventually And you guys can have it in exchange for your email address and your phone number so I can send you emails and phone numbers showing you the other products I have available for you to purchase. And maybe eventually we'll do some business together. I'm just telling you guys how it is. Where to get your tees? Brooks Wright. All my tees come from Fresh Clean Threads. That's what this tee is from. Fresh Clean Threads. Green Threads, um, very quality t-shirts. They're like $20 a pop, something like that. This is the, uh, I don't know, some kind of purple grayish color, smoke, something like that, um, wine maybe, something. However, I have heard through the grapevine that their quality might be dropping. Now, I haven't put in a new order for t-shirts soon. But if it is, that's gonna be an issue. We'll have to find a new t-shirt supplier. All right. Okay, who's this guy? Okay, we already called him today, he didn't answer. We already talked to her, she's sending us the Contract, we'll just have to wait till that comes in till we move that over to deal. Who the hell is this? Who is this?
Ooh.
My notes say the house was recently broken into, a bunch of stuff stolen and vandalized. She thinks he has a family who's going to buy it. Check in and see if they did. Let's go ahead and check in. Let's see if they did. Built Tees is the way to go. I've heard good things about Built, Justin. However, I don't like having any kind of logos on my shit. And Bilt's got that fucking logo like right here and some shit, and I don't really fuck with that. You ever— Hello, Sandy? Hello, Sandy?
No, Jeff.
Oh, Jeff, Jeff, my name is Tyson. I'd spoke with Sandy about a week ago. I was interested in purchasing purchasing that property over on 5th Street.
5th Street, okay.
Uh, she had let me know that kind of— Hello?
Hello?
Oh, hi, is this Sandy?
It is.
Hey Sandy, this is Tyson Smith. We had spoke up about a week ago about that property of yours over on 5th Street.
Yes, Tyson.
Did I catch you at a bad time?
No, we've just been sick, that's all.
Oh, I'm sorry to hear that.
No problem.
Well, I hope you do get better soon. Um, maybe I can make your day better right now. I'm interested in buying that house.
Tyson?
Yes, ma'am.
Aren't you the agent?
I'm not an agent, I'm an investor.
Oh, you know, you Did you say your name is Tyson Smith?
Yes, I remember now. You told me you have a—
Oh my gosh, I'd forgotten that. Well, I'm so sorry about my cough. I, um, I don't want to sell at wholesale— I mean, yeah, wholesale prices. I mean, the house needs some work, and, and right now the, um guy that's doing the estimates for the plumbing and the wiring is, uh, called this morning for our address so he can send us the, um, estimate. And, and then I am working with, um, you know, the agency to, uh, get those repairs fixed and paid for. So, okay, so now that you've looked it over, have you got a figure offering?
Uh, no, I haven't. Um, we were unable to have a conversation about exactly exactly what repairs were needed. You know, we are investors, we are looking to make money on the properties we buy, so typically we're looking for something that, you know, needs some work and then, you know, we're able to put some money into it and then sell it and then hopefully, you know, make a little bit of profit for ourselves. So it sounds like you're planning on going ahead and fixing it up yourself?
Well, we certainly felt that we couldn't offer it for sale in the shape it's in with no, um, electricity and no, uh, plumbing working. Until we get those things fixed, I thought it would be— it's certainly in your behoove to try to sell it with those things not on. I mean, you can't even go in the basement and, um, you know, look around. There's no lights. Yeah, uh, it's a fabulous basement, you know. It's got the imported pool table and it's got, uh wet bar and big, big wet bar, booths, handmade inlaid tables, a card table, and a ping pong room. And I mean, there's a lot of things. All the appliances, Steve, I don't know if I even mentioned the washer and dryer too. Um, I just, I do want to sell it, but I, I can't afford to give it away either.
Okay. Um, do you know how much you would be looking to get for it? Right now in its current condition without any of those things?
Um, $55,000.
Gotcha. Um, how much— how many square feet is the property?
Do you remember? I think it's like— do you remember how many square feet, John? I think it's like 4,300, and it sits on a little over an acre.
It's, it's—
it does have a tennis It has a tennis court. The whole entire driveway starts on one side, goes all the way past the whole house and out across the tennis court. It's all paved. The barn has cement floors. The shed has cement floors. The house is— you know, you just can't find them like that, that sturdy and proud.
It's just—
there's no uneven floors. There's hardwood on both main and upstairs floors, hardwood floors, and the woodworking is beautiful. Crown molding and pocket doors. There's pocket doors on both floors. Lots and lots of closets.
I think I might have the wrong house. I'm looking at this on Street View. Is it made of brick?
No, and it makes me so mad that that one is on West 5th. It's several blocks from the one I have, and it keeps coming up. And I finally wrote in on Google, I put in photos of house on 301 East 5th, Vermont, Illinois, and it shows an aerial view, and it shows this, you know, you can see it's a big house with a— we could send it to you if you'd want us to.
Well, everything I'm seeing— we're looking at 301 East 5th Street, right?
Right. And it keeps coming up this— that used to be Price Nielsen's house. He used to play tennis with my dad. And that's, like I say, on West 5th, not East. And on where my family home is, is East 5th, and it's a dead end, quiet neighborhood, beautiful area. It really is a nice spot for a home.
Okay, uh, but that's the wrong—
that dang brick house makes me so mad. Yeah, and, and I mentioned it to somebody once. They said, well, you know, one person can put up the wrong location and then they all kind of follow suit and use that even though it's wrong.
Well, let me see it because I'm trying to find— so I'm just going to go down 5th Street You said— I'm just going to look for a tennis court.
Um, big house with a big, uh, driveway and the tennis court and a big barn down by it and all. My dad had a petroleum business. He kept these big gas trucks. It in that bunker, two of these trucks in that bunker. So it's got great big bays.
Let's see here. And it's on West 5th Street?
East 5th.
Okay.
301 East 5th. Did I send you pictures of it before?
Uh, no.
Okay, if you want to give me an email, I can send you pictures of the inside, the outside, whatever you want.
Yeah, I would, I would really appreciate that. I can give you my email whenever you're ready.
I am ready.
All right, it's Tyson, T-Y-S-O-N, mm-hmm, at We Buy Homes cash.com.
Tyson@webuyhomescash.com. I got it. Okay, what I'll do is I'll send what I— I may have to send you that one spot that has the picture. Yeah, I'm not— I didn't save it to myself. Yeah, you're talking the outside, and I meant that aerial view.
Yeah, if you could send me— if you could send me the house, everything you got, um, that would be much appreciated.
Okay, I'll get right on it.
All right, well, as soon as I get them and I'm able to take a look, I'll give you a call back, okay?
Sounds good, Tyson.
All right, thank you so much.
Uh, take care.
You too.
Bye-bye. Bye-bye.
Very interesting. Okay, so apparently it's 4,300 square feet with a fucking tennis court, and they want— what did they say? $55K? They want $55K for it. Interesting. Why would you sell for that cheap? Because the house needs a fuck ton of repairs. It was broken into and vandalized. Cool. We'll go ahead, we'll set a follow-up for 1 day. We'll give her a call tomorrow if I haven't received those pictures. What's up, Cade? Oh guys, I just yawned. We need to go get an energy drink. Be right back. Dude, that deal I got in New York, easiest deal I've ever gotten on a car. Really?
Is it a good one? Yeah.
I forgot to call him back tomorrow. Call him back today. He was so nice. We talked for 5 minutes. Called him back, gave him the offer. Took 10 minutes to sign the contract. His name's on title and everything. Yeah, however, he did start saying some, um, some pretty borderline racist things while on hold. Didn't know I was there, so— all right, cool. I'll let him know you'd be calling. All right guys, we got these ZOA today. I think these are my favorite. Um, not particularly this flavor, but I think ZOA's in general are my favorite energy drinks right now. It's the perfect amount of the added energy, perfect amount of caffeine and whatever the other bullshit they got. Which, what do they have? I don't know what any of this means. What is riboflavin? What is that? Vitamin B6, vitamin B12, magnesium, niacin, folate, pantacid, choline. I don't know, tastes like peach. All right, I love it, Leo. Good shit. How much caffeine? Um, 160 milligrams of caffeine. What's up, Luxor? I'm having an amazing day, man. How are you? Celsius is the best, dude. I don't know, man.
I don't—
I got a bunch of Celsius in the fridge. I tend to avoid them. Not my fave. However, if Celsius ever reached out to me, I and was like wanted to do a partnership, I'd sell out in a fucking second. I'd be the king of Celsius. All right, okay, Sandy. All right, we know what to do there. Thank you, Austin. You as well, brother. Anybody ever tell you you work too hard? Oh. People try to. Josh, I've been wholesaling for about 2 and a half years. Ghost is the best, dude. The Ghost has the best taste for sure, but they can be a little bit too much sometimes. All right, what the fuck is this, Brian?
Hello?
Hello, Brian?
Yeah.
Hey Brian, my name is Tyson. I believe you spoke with Blake about this property over on 4th Avenue.
Alright.
Um, did I catch you at a bad time?
No, we good.
Alright, so Blake had told me a little bit about the property. I understand that the house has been completely gutted. No bathrooms, no ceilings, no floors. Um, and looks like it's gonna need full electrical, plumbing, roof, AC, drywall, the whole nine yards basically to get this thing up and going again.
Correct.
Okay, um, so we're taking a look at the property. Uh, Blake told me that we wanted to really be able to get $50,000 for it.
Um, correct.
Is that right, or did I miss something there?
No, that's it.
Okay. Um, so I'm not sure yet, um, but if that was something we were able to do, if we could purchase it, uh, from you all cash, buy as it is, you don't need to make any repairs or anything, uh, for $50,000, uh, is there anything else you need to figure out before you decided to move forward with that?
Uh, just gotta talk to my wife.
Okay, well, what I want you to do then is if you could go ahead and give her a call, or maybe she's there with you, if you could kind of mention to her, hey, we got an interested party in buying the house. I'm gonna run my numbers and I'll make sure that's something I can do. Right now it looks like, it looks like it is something we can make happen. How soon would you guys want to close and get paid?
Uh, then again, I still got to talk to my wife because she still got a couple items in there that she needs to get out.
But, okay.
And I can't talk to her now because she works for the Sheriff's Department and she's on the road.
Oh, I see.
I can't, uh, I can't just call and talk to her.
Yeah, that makes sense. Okay. So, uh, when do you think you would be able to speak with her?
Uh, whenever she get off, 4, 5, 6 o'clock this afternoon.
Okay, so, uh, you want to have that conversation, also be around, uh, that time if, if you'd want to give me a call after, or I could give you a call tomorrow, whatever works for you.
Yeah, maybe tomorrow is fine because she don't have a time that she get off, so, okay, whenever the job is done.
I hear you. So, uh, is she, uh, is her name on title as well?
Yes.
Okay, well, will you guys both be around tomorrow?
Uh, she works Monday through Friday, so I will, but can't say what tomorrow is.
Tomorrow's Saturday.
Friday?
Yeah, today's Friday. She should Should be around. She do a lot of stuff she can't do Monday through Friday on the weekend, so I don't know. I can't really answer that one.
All right, that makes sense. Well, look, uh, yeah, I think I would— I'd mention her, hey, you know, we got a party interested in buying it, um, see if there's anything else you'd want to get figured out, and then I'll give you a call tomorrow. We'll touch base, and, uh, hopefully this is something we can do for you.
All right, appreciate that.
All right, thank you, Brian. Um, again, this is, this is my direct number, so if you want to go ahead and plug this one into your phone, or That was mean. Yeah, I think price did just go down 10K. What the fuck? I mean, it's a $200,000 house. So how do you check value nationwide? A-A, Ron, I'm also live on YouTube and you can see my screens, and that's— I'm constantly checking values and stuff, and you can actually see exactly how I do it if you want to go watch over on YouTube. I just use Zillow, bro. I just go on Zillow, look around. Gotta get a little bit creative in Louisiana. Pro tip, I know I talked about this, but, uh, those of you guys watching on YouTube, uh, Louisiana is a non-disclosure state. So notice how there's no prices on any of these sold houses. So the way we're gonna get around that is you can go down here, go to home details, and we can see that the house would pending at $191,000. It was listed at $191,000, went pending at $191,000. Now, one thing to note here is the Zestimate is $185,000. So that leads me to believe that it might have sold for less than what it was pending for. We don't know that to be fact or anything, but something to keep in mind. You got money, use batch leads. I have batch leads, got that pulled up too, but dude, Zillow fucking Works, bro. I got all the different fucking softwares. I got PropStream, Privy, fucking Batch, all the shits. I still use Zillow. All right. I feel like their Zestimate could be off. You don't use the Zestimate. Fuck the Zestimate. Unless the only reason why I'm mentioning the Zestimate is because in that case we're comparing the pending price to see if there's a discrepancy between the Zestimate and what it is. And what it sold for, but we're not using this estimate by any means for anything else. You gotta— you have to comp the property. You have to look at what other properties have sold for that are in the same condition, in nicer condition, things of that nature. Dolan, I prefer Zillow. "You ever used to call delinquent tax lists?" Yes. "Is the estimated payment on Zillow pretty accurate?" I don't know. "How'd you get started?" Doing exactly what I'm doing now, man. Picked up the phone, started calling people. "How long does it usually take for you to find a buyer once you get a contract signed?" Well, Serena, there's— several things that have to happen before we start looking for a buyer. It's not like that contract we just got, we can't just start looking for a buyer. We got to schedule, we got to get photos of the property, we got to figure out how to get access for the buyers. Once we do have buyers who are interested in seeing it, we got to get title open. You know, there's a chain of fucking events that have to happen before it's— this deal is sold. Now typically we want to have the property where we're marketing it, trying to find a buyer, 3 or 4 days after we get contracted. A-A-Ron, my due diligence periods are typically 15 days on a wholesale deal. Better on market or off market? I do everything off market. There's multiple ways to skin a cat. I know plenty of people making tons of money doing it on market. Up to you. Pick one thing and stick with it is my recommendation. Also, how do you know which houses to call? So I run ads on Google, Facebook, Instagram, YouTube that say, I want to buy your house. If you want to sell your house, fill out your information here. And they do, and I get their phone number, their address, some other information about the property. Give them a call. I just found 720 pre-foreclosures in my county, about to call every single one of them. There you go, Landon, good work. You push everything to one attorney? Yeah, I've got a single title company who does all of our transactions for the most part. Any competition for wholesaling near you that saturates a lot market? Josh, a good one. I about had a stroke reading that sentence. I'm not sure what you mean. One thing I will say, I've talked about this several times before, so sorry if you're having to rehear it again. I don't believe in saturation, especially in something like this. If a market is saturated, that means there's a lot of people in there doing business, right? That means there's a lot of people making money. And here's the thing, is I refuse to believe that some other person who is just a person, by the way, just like you, me, everybody else, can do something that I cannot, right? So if there are people making money in a market, I also want to be in that market making money. So the most saturated markets, they're saturated for a reason. It's because they're good markets. Get me in those, you know what I'm saying? What happened to the dude that wanted cash in his hand? Yeah, he wouldn't budge. So doesn't look like we're gonna be doing business with that guy. You work in attorney states? Rick and Morty, I try not to. I do get deals and stuff over there. It's just a huge pain in the ass. I try and avoid it. All right, who's this guy? Matthew Coach, I'm not an attorney, but what I can tell you is I'm using that contract in every single state. How many money would you actually need for these deals you make? Hello, Herbin?
Yes.
Hey Herbin, this is Tyson over with We Buy Homes Cash.
I'm sorry, you need a little help?
Yeah, this is This is Tyson with We Buy Homes Cash. We had spoke the other day about us buying your property over on Arlington Avenue.
Uh-huh.
Uh, from our last conversation, you would let me know that you wanted to speak with your wife about selling. Were you guys able to have that conversation?
Yeah, and then they give you a number, right?
WhatsApp?
I did give you her number to talk to her, so let me, let me give her, give her the phone.
Okay, okay, okay.
Hello?
Hello, is this, uh, is this Heron's wife?
This is Sharon.
Yes.
Hey Sharon, my My name is Tyson. So yeah, it's—
Oh, you know, I did call. I called you and left a message.
Oh, my apologies.
Yeah, I left a message the same day when you called and I told you that as soon as I got home, I would call you back. And I called you as soon as I got back home. And I said, okay, well, maybe he doesn't want to. Maybe he doesn't want to, you know.
Oh, I'm sorry.
I left a message and I called you from my number. Not Herbin's number. I called you from my number.
Gotcha. Yeah, well, my apologies. I'm sorry about that.
No worries.
But no, we, uh, we absolutely are interested in this property. Um, I just needed to get some information from you about it, and then we can go ahead and make you an offer. Does that sound good?
Okay. All right, what is it you want to know?
So I'm getting the property pulled up right now. Is this where you and Herbin are currently living?
Yes.
Okay. And do you guys have an idea of where you'd want to go if you did sell it?
I could— hold on, because my husband called me just as you were talking to me. Yes, honey. Let me, let me, let me deal with this first. Okay. All right, okay, so go ahead. So what were you saying to me? Repeat the question now that I've got back straight.
I was asking if, if you guys knew where you'd move to, uh, if you sold this place, or if you had an idea.
Oh, oh yes, we do, we do. Okay, yeah, we're, we're, we wanna, we're looking to go to Northern California, um, because our children want us, our children live there and they want us to come up Okay, that makes sense.
Yeah, it sounds nice. Okay, so, uh, yeah, how soon would you be looking? Like, if in a perfect world here, um, if you could wave a magic wand, when would you want to have this place sold and be on your way, uh, to, uh, Northern California?
Probably towards the end of the year, because see, let me, let me just be— I like to be honest and upfront. I'll be retiring about 3 months Okay. And so after I retire, that's when I'll start looking to, you know, because I've had, I've had other people come out and look and I know there's going to be other phone calls for my property, you know, but it would have to be towards— I want to move like by Christmas. Let me put it that way.
So it sounds like I should probably probably reach back out to you in like 2 or 3 more months when we kind of have a better idea.
Yeah, but what, what, what, what are you trying to offer me for the property?
Well, here's the thing is I, I don't know what I can offer you right now, but I can tell you is that my offer today won't be the same as it is 2 weeks from now, and it definitely won't be the same as it is, uh, 3 months from now, right?
Okay.
There's just too many things that change, um, and we don't know what's going to be.
Absolutely, I agree.
So I, you know, the last thing I want to do is give you a number right now and then be unable to perform on that, you know, 3 months from now when, when we're actually looking at making a decision.
Okay, well, give me a roundabout figure of what you were, you were trying to offer me today.
Uh, again, I, I have no idea. I could if we want to come through and get the rest of this information. Um, I could let you know, but this is my landline.
Just a moment, just a moment, please. Hi, come on in. Hi, this is Jared. Yeah, I'm well, but could you do me a favor? I have a very important phone call on my cell phone, so can I call you back, please? Thank you, Steven. All right, bye-bye.
Okay.
I'm sorry about that. Oh, no worries.
No worries at all.
Okay. Okay. So you, you say you're located in Arizona?
Yes, ma'am.
Okay. Um, okay.
I mean, can you, did you wanna send somebody by to have a look?
Well, a lot, like I said, I mean, I just don't think, um, like the way our company works is, is we don't do any of that until until it becomes like— like, we're typically, when we're making offers, we're looking to have these properties closed in like a month, maybe 2 months max. So right now, um, it just wouldn't make sense for us to do any of that.
Okay. Okay. So, uh, all right then. So why don't you reach back out to me in a couple of months?
Yeah, I think that sounds like a good plan.
Yeah, because that's— that I'm gonna be upfront, honest. That's what I told everybody else.
Okay.
You know, I told you, just reach out to me in a couple of months because I don't want to get anything started, you know, and then things go haywire and I find that I can't get out of here.
Yeah, absolutely.
Yeah.
All right. So I look forward to— let me give you my cell phone number. Yeah. So then you can reach me directly. Okay.
So it's area code 313- All right, well then, yeah, perfect. Well, I'll give you a call in about 3 months then and we'll see where we're at.
Okay, Tony, I look forward to hearing from you.
All right, thank you, Sharon. I hope you have a wonderful rest of your day.
You're welcome, Tony. You do the same and have a great weekend.
You too. Bye-bye.
All right, bye-bye.
Sweet. Okay, um, I'm sure you know since you've been doing this for 2 and a half years, but if the market is saturated, even though you don't believe in that, what makes people choose you over over others, you're thriving obviously. So Joshua, here's the thing, man. It's a luck of the draw. Like this is a fucking numbers game. You catch somebody at the right time when they, something has happened where all of a sudden they're ready to make that decision, then you're in the money. But you call them an hour later, they're not ready to make the decision, you're out. Like they're not gonna be game. So all the time, dude, I've had people that I've been following up with I think I have all this amazing rapport, whatever. And then all of a sudden I've learned that they sell it to somebody else who's offering $5,000 less. And you want to know why? It's because that person reached out to them and caught them at the right time. So the person— so two things here. Number one is you have to have dialed-in processes that make sure that you are constantly following up with every single lead that you get so that you are putting yourself in a position to be the one who catches to them at the right time. And the second thing is also on a smaller level is that while you're actually having these conversations, you are following a specific process that's gonna allow you to uncover all the information you need to about the deal that's gonna prevent you from losing it once you've made an offer. And also, yes, AJ 000 makes a great point that There are so many goddamn deals out there, man. There's so many houses in the United States. I know so many different people who are doing 30, 40, 50, 60 deals every single month. There's more than enough for everybody, trust me. The amount of new houses that go into pre-foreclosure every single day, the amount of new houses that get inherited every single day, the amount of houses who— a tenant moves in, fucks the house up, and leaves after a year. And all of a sudden, the person doesn't have the money to repair the house. They don't know what to do with it. That happens all the time. There's more than enough to go around.
More than enough.
And you have to realize, dude, wholesaling is just one way that houses are bought. Like, think of how many fucking realtors there are and shit. It's just— this is a commodity that people don't understand because they think it's always this big expensive thing. Yes, people don't like buy and sell houses. You know, the average person like buys or sells maybe 2, 3 houses in their life. But you have to account that there are like, what, like 350 million people in the goddamn United States? It's a lot of houses, man. All you have to do is get 0.000001% of that and you're fucking living pretty. You make your own MAO calculator? Yes. "You ever ran into a Spanish seller?" Oh, on a few occasions. In fact, one of the first deals I ever got when I was very new in this business is this guy. He spoke very broken English. This is back in the day before I was doing this virtually. I went to his house and I got him and I got like 8 or 9 of his fucking family members all there. They don't speak any English. And they're screaming at him in Spanish and he's fucking screaming at them in Spanish and I'm in the middle 'Cause I'm like trying to go through the paperwork and they're like fucking deliberating amongst themselves and whatnot. I've got no idea what the fuck's going on. It ended in us getting the contract signed. No idea how I did it. Then me and him drove in his truck to some like check cashing place to make a copy of the contract. And then he gave me a box of oranges. And then we made like $10,000. On the deal. How many deals have you done this 10 days? I just got my 7th contract back. I've got number 8 is coming in the mail right now. And I still think I got 2 or 3 more in me today. When advertising, do you specifically target homes that need renovation or do you still buy houses that were newly renovated? Gus, we are not targeting houses, we're targeting sellers. Here's what I mean by this. I don't really give a fuck about the house. What I care about is that the seller is wanting to sell it and wanting to sell it now. That's who we're targeting. And now, I don't know exactly how they do that, but here's what I can tell you. Google, Facebook, YouTube. YouTube and Google are the same thing. YouTube, Facebook, Google, Instagram, right? These people have millions of data points about every single one of their users. And they're also sharing information with other people like Apple and fucking Amazon. Like, these big companies know more about you than you know about you, more than likely. We're talking millions of data points, and they can analyze trends, and they can see based on somebody's online history the decisions and the buying actions that they're gonna make in the future. And so an experienced marketer who understands these platforms is going to be able to twist and play with the algorithm and make sure that your ads are showing up to people who, based on their history, are going to be selling their house, right? We can leverage these companies and we can leverage this— these smartness marketers, right? So that we get our ads shown to people who are going to need to sell their house based on their digital footprint. That's what we're rolling with, bro. We're living in fucking 2023, baby. Now I don't know how to do all that stuff. That's why I work with Leads Connect, because that guy over there, his name is Magic Eye, he's running a fucking show over there. He knows how to get his ads in front of the right people. And that's why when you guys see me talking to people, it seems like, oh, everybody wants to sell their house, like, like they're fucking willing to take a discount. The reason why you see everybody I talk to like that, and the people you guys talk to are like, go fuck yourself, whatever, whatever it is, is because because we're getting our ads shown in front of the right people. Now, if you guys are interested in working with them, the link's in my bio. How do you file taxes on wholesaling? It's just earned income, bro, so you get taxed out the ass for it. Tyson, do you have any tips for stomach health? My stomach hurts all the time. Connor, I do not have tips for that. Here's what I'll tell you guys. I eat pretty much the same shit every single day, man. I eat fucking waffles right when I wake up. That's my pre-workout. I eat fucking chicken, half a pound of chicken or half a pound of beef and rice every single day for lunch. And that's what I eat. And then for dinner, I eat a full pound of chicken, a full pound of beef, like ground beef or steak. And that's what I eat for fucking dinner. Right. And I eat at the same time every single day. My gut is also just ironed. Like I can fucking eat anything. I fucking ate like medium rare chicken for like the first fucking year of me me having to cook for myself. So I've just adapted. We've overcame. I don't know what to tell you, man, besides quit eating processed shit. Eat whole foods and I'm sure you'll be alright. Tyson, I need you to train me. Adbeel, if you're looking for help directly from me, I offer two different services. If you're absolutely new to the business, you need to go look at Wholesaling 101. It's a program I've designed to help people get their first deal. It's filled with video modules. I give you leads. You get weekly calls with me to ask me questions. There's a community for you to ask questions. You can get help, not during the calls. That is available right now. Link in my bio. I'm running a code— I'm running a special for 50% off while I do this challenge. Normally priced $997, today you can get it for $497 when you use code I'm Ready, I-M-R-E-A-D-Y. Alternatively, if you're somebody who has been wholesaling, you've done some deals, you're looking to take it to the next level, I have a mastermind for more high-level people, Wholesaling B2. For that, go watch the training in my bio and see if it's something you're interested in, and then we'll get on a call and we'll see what's up. From— so you focus 100% Google Ad? No, Google Ads, Facebook Ads, Instagram Ads, YouTube Ads, all the ads, bro. All right, let's put a note. I just got a sneaking suspicion that I'm gonna buy this house in LA and it's gonna be a $100,000 deal. So I definitely got a follow-up in 3 months. Any deals locked up today? Yes, we got one already today, a nice little cheeky deal in Yorkshire, New York. Yeah, so we got to go back to making calls, but I've since finished this energy drink and And now I gotta piss like a racehorse, so we gotta go to the bathroom and then we'll be right back. Alright, bro, does your lead reach your CRM or to a list? How do you organize that so it doesn't get lost? Yes, all my leads come into my CRM. Cass, I don't know what to say. I drink a fuck ton of water. I'd be happy to take pisses for real. All right. Okay, I believe that was all of my past due follow-ups. I'm glad we got that cleaned up because we have a bunch of fucking new leads to run through. Dude, before I even get to the office, I've drank like fucking damn near half a gallon of water just from like getting up and working out and shit.
Hi, this is Patrick Jones.
Patrick, I'm going to need you to answer your phone, brother.
Hi, this is Patrick Jones. Thank you for Oh, whoops.
I just noticed she texted. So any single time a lead comes in our system, we have an automated text It says, "Hey, your name, we just got your information about address. We will call you shortly, or you can text us here. Thanks." She says, "Text is best for me. I'm hard of hearing/deaf." All right, gotcha. Getting the property pulled up now. Are you currently living there? Responded on onwards. Hey, you too, Carson. You too, bro. All right, what do we got here?
Yes.
Hello, is this Mr. Khan?
Yes, it's taking.
Hey, Mr. Khan, my name is Tyson. I was just giving you a quick call because it looks like you filled out some information on our website about selling this property over on 102nd Street.
On the 102nd Street? Yes.
Amazing. Uh, have I caught you at a bad time?
No, no, that's fine. I was— I just finished working, so I'm about to leave. Yeah, go ahead.
Okay. Um, I'm getting the property pulled up now. We haven't bought in New York City in quite some time. Anyway, is this, is this a property you're currently living in or?
No, no, just it's a lot. It has a house, house had a, you know, Sandy Stone, you know, they demolished the house. Now it's just a plain lot.
Okay.
No house, nothing in it. It has everything entity, right? So you have to build a house from scratch.
Understood. Okay. How much were you looking to get for the lot?
Well, New York City, I pay taxes based on the assessment that is $224,900. Is that the appraiser's now? So I wanted to, you know, as much as I could get. I just want to get out.
Okay, understood.
I don't have the time.
Understood. So, so the lot is completely vacant right now? There's nothing on it? Like, it's ready to have something built?
Nothing on it. The surrounding fence, that's it.
Okay, gotcha. Um, all right, so I don't have too many more questions for you. Um, if we were to make you an offer that made sense, uh, how soon would you be looking to, to have this place sold and you get paid for it?
If you could do it today, I'll do it now, 1 hour.
All right.
I'll finish up everything.
I like your style, Mr. Khan. All right.
Okay. I take your word for it. As soon as you can, please let me know. And I really mean it. As soon as I can, we could finish up. Okay.
All right. Well, sounds good. I'll take a look and I'll give you a call back shortly.
Please. Yes.
Okay.
All right.
Thank you.
All right.
Bye-bye.
Much.
Do I have the right fucking place here? There ain't no— there's just no way that this guy is selling a lot in New York City for a quarter million I don't know what shit costs in New York City. Where is this? Is this also in the city? You guys want to know some shit? The one shit that Tyson does not understand, it's fucking northeastern geography. I don't know where New York City is. I don't fucking know. What the fuck is Yonkers? It's a Tyler, the Creator song. It's not a place. Silly goose. All right, this is gonna piss me off trying to find this fucking place. All right, facts, Tyler, facts. Fuck do I need to do with fucking geography, dog? All right, I'm on my other monitor trying to find this goddamn place, by the way. I mean, it's right by JFK from what I'm seeing. All right. I ain't dealing with this bullshit, bro. We're going to bring in the professionals. AKA, whenever I don't understand how much to pay for something, I just send it to Pops and I'm like, dude, what the fuck is this? What the fuck? So what I'll do is, if it comes down to it, I know a guy out in New York City who wholesales. I'm just gonna send him the weed and be like, bro, have fun, man. Get this shit locked up. Don't need to pay me any money or anything. Just pay it back. Eric, yes, we've already gotten a deal locked up. It was probably one of the fastest contracts I've ever gotten. Quarter million's not bad depending on size. Okay, Drew, I appreciate the insider information. What do lots typically sell for? Do you care about specific areas or buy anywhere? I mean, I try and always buy near a larger metropolitan area areas. What kind of keyboard do I have? It's this like CyberPowerPC keyboard that just comes with fucking CyberPowerPC prebuilt computers.
I don't fucking know.
I'd like to get maybe a different one at some point. I have the exact same one at home though. It's kind of nice having the same keyboard everywhere I go. Where'd you get your necklace? It's from David Yurman. Do you use Salesforce? No, I used to. Fucking hate Salesforce. Salesforce. I use Podio. All right. For new build, at least a quarter mil.
Okay.
I wonder if we can offer him like $125,000, make some money. All right. What is Podio? Podio is a CRM, bro, that I use. Fun fact. All right. Yeah, dude, I had Salesforce. Fucking biggest waste of money I ever spent. I spent like $5,000 on Salesforce, $5,000 on the fucking phone system that I had to use alongside with it. And then it was just a big piece of shit. Nothing fucking worked and it was still super slow and developing. Hiring a Salesforce developer is fucking expensive. It's just a nightmare. Right on, Eric, that sounds sick. Yeah, Kyle, I mean, that's, that, that's what I'm getting at as well. He seemed very motivated. He was trying to get it done quick. That's why I'm even spending this amount of time on it, but I'm not going to I'm gonna send that over to Blake and see what he thinks.
Welcome to Verizon Wireless. The number you dialed has been—
All right, guys, we got one more call. One more call. And then I gotta go eat lunch, and then I'll be back on live for another 2 or 3 hours after that. But one more call for Kirby in Guysville, Ohio. Wow, Guysville, Ohio. How much broing down goes down there? Got to be so much broing down if I were to guess.
Hello?
Hello, Kirby?
Yeah.
Hey Kirby, Hey, this is Tyson. I was just giving you a quick call. It looks like you filled out some information on our website about selling this property over in Guyesville.
Yeah.
Did I catch you at a bad time?
Uh, no, I got a few minutes.
Okay, I just have a few minutes as well before my next appointment. I just need to get some information from you about the property, and that way we'd be able to get you a cash offer. Does that sound good?
Yeah.
All right, well, hey, while I'm getting the property pulled up, can you catch me up to speed here? Uh, what's got you thinking about selling this place? I'm sorry, could you catch me up to speed here? Uh, what's got you thinking about selling this place?
Uh, just wanting to get out of it because I'm too far away from the family. My family lives in Columbus, and that's a couple-hour drive from Understood, understood.
Okay, I have the address as 18100 Metcalf Road. Is that right?
Yes.
All right, um, I'm having trouble finding the property on the internet.
Oh, when I do it, it shows right up.
I'm just— I just searched the address. Let's see, let me just search Metcalf. Let's see.
There's only two houses on that road. Yes, it's mine, which is like an old church that was converted into a house, and then there's a house at the very end of the road.
Okay, let me see. I got a couple other software.
Let's see if, uh, pulls up here.
Okay, so, um Let me see here. Well, here, look, I don't want to waste your time while I fumble around trying to find this place. Let me get it pulled up, and when I do, I'll give you a call back.
All right? Okay, that works.
Thank you, Kirby. Bye-bye. I can't fucking find this place, dude. Whatever, this will be a problem for me this afternoon because right now I gotta go home and eat some chicken and rice, ladies and gentlemen. Chicken and rice.
