Oh, what's up, boys? Suli, I do not pull lists anymore. When I did, I pulled them through batch leads and I have tutorials on exactly the lists I pulled, everything like that on my YouTube. What was I doing? Oh yeah, I need to log in the smartphone. Okay, okay, let's log in. Tyson Cash. All right, my college GPA, I graduated cum laude. So I think I had like a 3.5, something like that. I was really good at jumping through the hoops in college. You know, like I was good at getting good grades. Not to say I learned very much, but also when I was in college, I never went to class ever. I went to class to take a test and that's it. Everything else, I had this buddy, one of my best friends in college, Ray. And me and him had like all of our classes together. And instead of going to class, we would just fucking go in the study room in our frat and we would just learn whatever the fuck it was that they were learning in class that day just by going off the syllabus. Good to go. And that was all I did. So like I went to like— I'm telling you, bro, I didn't do a fucking thing in college. I probably spent maximum like 4 hours working on school every single week. When I was in college. Still got good grades. All right. What's up, Omar? Noi, do you use the same purchase contract for your novations? Yes. What's up, Randy? I got the same Submariner, let's go. Sounds like you got good taste, brother. All right. We're logged in. It's time to make some calls. What's up? Oh, whoa, I don't like this. Smartphone got an update. Wait, do I like this? I'm scared of the change.
Oh God.
Alright.
Your call has been forwarded to an automatic voice—
Ah, darn it. Let's call again. Alright. Dolan, I don't know how much we've made today. What is the challenge for $250K? Ball Black Guy. I'm seeing how many deals I can lock up in one month. And I'm gonna see how much money we made from it. I believe it's gonna be over $250 grand. I don't live in Scottsdale anymore. I live in Phoenix now. That's where I moved to.
Your call has been forwarded to—
What's up, Tanner? All right, no answers. Kind of sad. Let's call Tony. See what's up there. How much have you made so far, guys? We haven't— actually gotten any money from what I've been doing. We've still gotten paid from months past. We made about $70,000 so far this month already. But I think I'm well over $100,000 already just based on the 6 deals I've gotten so far. No, we, I was talking to Doggo. I was telling him that people are looking for Doggo content and he said that he may give it to them. Doggo's more of a pay-to-play guy though. He's like, yo, maybe I'll have to make an OnlyFans where you guys can come watch me do dispositions. Would you guys subscribe to Doggo's OnlyFans? Where on his OnlyFans, no, no pornographic content. Instead, just him making disposition calls. Yeah, approved by Ben. I know we're patchy. We got this. We don't fucking grow hair right here, but it's the best we can do. I've been fucking with it. Um, it may, it may not live past the weekend. We'll see. We'll see. Depends on how much shit my IRL boys give me when we go golfing this weekend. All right, no answer. Let's double tap. We'll call again. All right, put some Miracle-Gro on that shit. What is that? Harry Potter and the Lost Gains? What Lost Gains, bro? What the fuck you talking about, huh?
Huh?
Or loss gains. I have not heard of the Winner's Circle. Thank you, kid. Yes, I do golf.
No, I'm not good.
What do you use to calculate holding costs? Yo, here's the formula for holding costs right here. You can see the top. Oh, you can't see at the top. Oh, you'd see right here. That's the formula. All right. All right. No answer from her. Who else we got on here? This guy. All right. What do you ask for when you get a haircut? I don't really have to ask. I get a mid skin fade and then they just fucking They do whatever the fuck they want to the top.
Your call has been forwarded to an—
Girl, mustache?
Come on.
I believe I have a mustache right now. All right, no answer from this cat either. Oh, let's check this lady. Let's see if her fucking— if the contract I mailed to her came in. Oh, let's look at the tracking number. Why does this tracking number have to be, uh, so goddamn long?
Kidding me. Delivered!
Let's go, let's call her. Let's go. All right, what's up Spiro? How you doing, man? Monroe, we are wholesaling real estate, brother. Derek, thank you for subbing to YouTube, bro. It's 0.12, so it's representing 12% interest. Yes, Noe. Guys, I was out late last night, way past my bedtime. It was my girlfriend's best friend's birthday party. We mobbed. I didn't get home till like 11:30. It was fucked up. I'm normally in bed by 9, bro. Did I have to skip the gym today to get my sleep in? Yeah, I did. Was I unable to do my cardio this morning? Yeah. Did it fuck up my day? Yes. Does it matter?
No.
We're still fucking rocking and rolling. Same intensity as if we had gone to the gym. Do I just now— am I just going to take my rest day as today and no longer on Saturday? Yep. Are we going to hit legs first thing tomorrow morning? Absolutely we are. All right. Let's call this number. She has like fucking 3 different numbers. All right. Antonio, my Wholesaling 101 does not show you how to do novations. If you're looking to do novations, you got to join my mastermind, Wholesaling V2. You can learn more about that by clicking the free novations training link in my bio, or you can just go to www—
Oh, hold on a minute. Hi, Travis, how you doing?
I'm doing well, Lily, how are you?
I'm doing great. I haven't got uptown yet. I was on my way to leave at 2 o'clock when they open back up from the lunch, and they should have my package in for you then. Excellent.
Excellent. Yeah, I just got confirmation that it was delivered.
Great, great. And, uh, hopefully, uh, we can get all this to you as soon as possible.
Alright, sounds like a plan, Lily.
Thank you so much. Uh-huh, bye-bye.
Alright, bye-bye. Alright, so that contract should come back tomorrow. That will be number 7, but I think we'll get number 7 before then. We're gonna get that today. We might even get number 8 today too. Do I have some deals on the chopping block right now? Absolutely we do. Absolutely. What time do you wake up? Jackson, normally I wake up at 6 AM. Today I woke up at 6 AM just 'cause that's when my body naturally wakes up at. But then instead of getting up, set another alarm for 8:00 AM, 'cause I needed to get 2 extra hours of sleep, 'cause I missed that, 'cause I got home late last night. So we slept our extra 2 hours, we got our full sleep in. Were we unable to go to the gym? Yes. Did I want to get to the office by 9:00? Yes. Use attorneys or title company for closing? We always use a title company. We only use an attorney if it's in an attorney state. "Do you close deals every day?" Try to. "9 PM to 6 AM?" Yeah, that's typically how much I sleep. "Why did you shave your hair?" I just wanted to, bro. I just wanted to. When I wanna do something, I just go do it. That's just the move. Okay, hold up. The fuck's going on here? What the fuck's going on here? Oh my God. Add TeamView's name. All right, filter.
Nope.
Nope.
What do we need to add? The lead stage. Where's the lead stage? Lead stage.
So, Brian, all your follow-up calls Wait, what the fuck?
Needs offer. I got 2 needs offer. Who the fuck are these people? I don't know what the fuck this is. You're looking at those leads off for a while. I am, but also what happened to all the fucking, like, one sec. What, what, like, where the fuck are all the Magic High leads that came in? They're probably under your filter. Yeah, so I just made a thing called Tyson's List that I just moved to, and now there's like a billion in here. I don't know. Well, this is the filter I just made. This, it's lead stage equals Tyson. Yeah, that's probably magic. If it's lead stage— why, why are there 43 in here? There's probably— dude, you're not calling those. I am, but I mean, not because I had— look, I had this, I had this other view. It was just the same thing. And others— oh, what else is Is it not set? No, lead stage is new. My list, you need to edit that. That lead stage is new, not Magic Eye. It's set to just if it's lead stage Tyson, but all right, we'll start calling through these people. Those are all Magic Eye. I, yeah, I get that. That's a hot little fucking list for you. All right, we got Glenn of La Plata, Missouri. Are you Ben Mallett? No, I'm not. I'm not Ben Mallett.
Hello?
Hello, Glenn?
Yeah.
Hey Glenn, this is Tyson. It looks like you filled out some information on my website about selling a property over in Missouri.
Yes.
Did I catch you at a bad time?
Oh, you're good.
Amazing. I just needed to take about 5-10 minutes to ask you some questions about the property to see if it fits our company's buy box. And if it does, we'll be able to get a cash offer for you in your inbox within the next 20 minutes. Does that sound good?
Yep.
All right, I'm getting the property pulled up right here. I'm seeing it's this over on Caldwell Street.
Yes.
Okay, while I get this property pulled up, can you kind of catch me up to speed on the situation? What's got you looking at selling this place?
What's that? I'm sorry.
I said, what's got you looking at selling this place?
Like how much you mean?
Oh no, I was just curious, like, are you living here?
Oh yeah, I'm living here.
Okay, and do you have an idea of where you're looking to move to?
Uh, not yet.
Okay.
I'm thinking maybe move to Tennessee.
Okay. Have you looked at places out there?
Uh, no. My sister's down there. Yeah, no, I'll, I'll stay with her while I find that place.
Okay, good deal. And if you talk to your sister about this?
Yeah.
Okay, so, um, in a perfect world Let's assume we made you an offer for this property that made sense. How soon would you want to have it sold, the money in your bank account, and you'd be on your way to Tennessee?
Uh, probably within, uh, I would say probably within the next 2 weeks.
Okay, next 2 weeks. So we're looking to move quickly.
Well, I mean, if, uh, You guys ready to purchase? I mean, yeah, well, I'd like to just go ahead and, uh, sell it and then, uh, just have, uh, maybe a week and I'll get my stuff out of here and be gone.
Okay, so we'd want to, if possible, we'd want to have it sold, you get paid for it, and then be able to stay another week or so?
Yeah. Okay, that's it. Yep.
Okay. Sounds good. Well, I got the property pulled up now. I'm seeing it say 1 bedroom, 1 bath.
No, it's 2 bedrooms and then there's 2 bedrooms upstairs.
Oh. Is this 115 East Cadwell Street?
Yeah.
But it's got a bedroom which I'm living in right now. It's a great big room. And to the right, there's an all-metal room put up that— well, almost got to have this house. I don't know if you see the brand new roof on it.
Oh, okay.
It's all metal. And yeah, the, the, the all-metal room to the side, that's another room downstairs. Now it's a little bit smaller than my room. But yeah, my room's pretty huge. Most of these rooms, uh, in this house is huge. But no, they built the stairway on, and no, there is a whole nother house upstairs. Now the upstairs, uh, it could use a little work upstairs, but no, there is 2 bedrooms that is upstairs because I was letting the kids stay up there.
Okay, so I'm sorry, how many total bedrooms and how many total bathrooms are there?
Uh, 4.
4 bedrooms?
4 bedroom, 1 bathroom.
4 bedrooms, 1 bathroom. Okay. And you said that the upstairs might need a little bit of work. Um, what do you mean by that?
Uh, well, they just started putting like some insulation up on like the side, the side, the side of the walls, you know, and, uh, started putting, uh, a particle board up on the side of the walls. Which I mean, uh, you do that, or which you don't really have to do that. I mean, uh, the roof's been put on. I mean, they put the, you know, the paper on top of all— like I said, I had a brand new roof. Uh, you can just go ahead and just, uh, clean it up and you really wouldn't have to do anything. Uh, just like I said, I put an infrared heater up there and I heated that for the kids. Uh, yeah, it kept it 72 degrees upstairs.
All right.
Which, it's got a newer furnace, uh, which, uh, there's, there, there's like a vent coming to my room, a vent going in the, uh, kitchen, and then there's a vent going in the bedroom because, yeah, it's got a newer furnace also.
Okay.
This sets in the, uh, front room. But now, uh, I was going to— all you got to do, you know, is just like put snap, snap-on, you know, like, uh, thing, the vent that goes in the front room, and just run that, uh, like the flexible ductwork upstairs. And I was going to go ahead and put a vent upstairs, and boom, you got heat upstairs. No big process, you know what I mean? I had big plans for it because, like I said, the Amish guy had spent a lot of money on this place. I mean, hell, the roof itself was $30,000. And yeah, it's got all new pecs, uh, new water lines, uh, new water heater, new stool, uh, the sewer that was all dug up and replaced, brand new sewer. It's got a great big, uh, I know there's 2 lots, it looks bigger than 2 lots in the backyard, to be honest with you. And it's all chain link fence. Uh, except, uh, they used to have one going down on the left-hand side of the house, but for some reason, I guess I was told the Amish pulled the— that piece out. Yeah, the rest of it's all chain link fenced up and to the back of the property even. And it's got a pretty good size, uh, wooden shed. Let's see, we've got electricity and everything, uh, run to it. And it's got two small of the smaller of the metal, you know, two cheaper buildings, you know, where you can put your mowers or whatever, you know, all that. But yeah, so, but yeah, it's pretty nice in the backyard, really. It is.
It's—
it looks bigger than two lots, it really does. Okay. Like I said, uh, from the house over on the— it'd be the east side— it's got two, uh, two openings on the chain link fence. and it goes all the way down, and then it goes, uh, in the back of the yard. It goes, you know, it goes ahead and just goes across the backyard because it cuts off, uh, property line. And the guy next to me, yeah, it's, uh, he's chain link fence too.
Okay.
But yeah, the house is valued at— the cheapest they would insure it for, the house is valued at $94,000. Cap, I paid, uh, I paid $800 a year for the house because that's the lowest they would, uh, they brought it up in pictures and all that. And that's it. Had a $30,000 roof on it and all that. Yeah.
So, and when did you say that roof was put in?
Uh, I bought it 2 years ago and he just put it on, just put it on, just went ahead and put, uh new PEX in the bathroom, a new stool, uh, new, uh, sewer line, uh, I mean, shit. And yeah, he just put it on. He was going to try to rent it out to people, but people's moving in, people moving, uh, first moved out, they had a dog and he said no dog. And he's like, I'm not gonna do this. So that's when he decided to just go and get rid of it. And I said Sure, I, uh, I found it at auction, uh, over here, and I bought it because, yeah, it had, like I said, there's $30,000 roof on.
Yeah. And, um, also, when did that AC— you said there's a new furnace too— when did that get put on?
Uh, he, he did that, I'm pretty sure. I think that's what he said. It's a— shit, I'm thinking, uh, a Holman. Yeah, so it's got a new furnace and all that. And then the— there's a vent that shoots in the front room, and that shoots in the bedroom, and there's one that shoots in the kitchen, which, like I said, uh, it keeps it plenty warm down here. Uh, in the sun— in the wintertime, the heat bill, I mean, hell, it won't run over $150.
Okay.
Which all the utilities, like the water, the sewer, Uh, the, you know, the all, all the utilities and everything, you pay them all right up there. The trash and everything, you pay them right up there to City Hall. They got all that. Usually I can keep it about, uh, uh, $183 for everything. But now the gas, uh, company is Liberty Mutual. That's the only thing separate, but all the rest of it you pay at City Hall. I mean, trash is included, water is included, you know, electricity, all that.
Sewer.
Yeah. And it costs about $183 a month. You can get it down lower. I've had it as high as, you know, $150. So, and then my gas bill, like I said, the highest I've had is $150 a month. And that's because I got a lot of health issues, and I, I keep it 75 degrees in here or 80 all the time. Okay. But yeah, that's $150. Yeah.
Okay.
Um, a really big nice yard outside that— yeah, that one side to the— well, it would be the west side. That one side, there was a chain-link fence going from the backyard junk fence all the way to the house, but for some reason they took the— that out. I guess they wanted them— they must have wanted access into the backyard, I guess. I really don't know. I wish they'd left it up, to be honest with you. Okay.
Um, can you tell me about the kitchen in the property?
Yeah, uh, the kitchen has very nice cabinets. Uh, I put a— I went ahead and, you know, I'm pretty picky. So before we moved in, I put a $1,400 piece of carpet down. I know you really shouldn't put it in the kitchen, but yeah, I did. I went ahead and put a brand new piece of carpet down in the kitchen. Uh, the cabinets are very nice. The stove is, uh, gas. And, uh, the sinks, all that shit's good shape. Uh, like I said, I put that brand new 1400R down, and before we moved in, I mean, I wanted to go ahead and paint inside, so we went ahead and painted inside and everything. But I got spine issues, so kind of went down because I wanted to go ahead and, uh, it's got a front porch and it's in really good shape. I wanted to stain the deck and, you know, like the pedestals on the porch. Yeah, okay, somebody just painted over and painted over them. Uh, so I was just gonna scrape that down, and I bought a new sander and everything. I was gonna sand that down and paint it. Just little stuff like that, because yeah, I mean, this house could turn into $150,000 really easily, especially with property the other day. Yeah, just little nitpick stuff like that, which yeah, like I said, I, I'm pretty I'm pretty nitpick, you know what I mean? I actually went out and spent about $700 the other day and bought some fence and, uh, 350 foot of, uh, uh, fencing. And I was going to go ahead and go on that west side to the back of the yard, and then I was going to come around the house with it and, uh, go ahead and, uh, fence that side in and come around to the front of the house. And then, yeah, just have total fence around the house. So I just, I just bought that, uh, here the other day. I had some guys hired to do it, but yeah, they had no idea how to do fencing. So it's in the back of my truck now. The poles has all been set, but fencing is in the back of my truck. They didn't have no clue. And like I said, I got spine issues, and I was trying to show them how to do it, but I can't stand out there and do it, you know what I'm saying?
Yeah.
So I'm just gonna go ahead and fence the whole, uh, you know, go ahead and fence that one side and go ahead and come around to the front and just go ahead and, uh, fence, fence, fence, uh, front off too.
So, okay. Um, real quick, you said that you put in, uh, new, uh, countertops in the kitchen?
Uh, no. Uh, I put in new carpet in the kitchen. The, the cabinets, like I said, I would say that he put them in because, I mean, they are older cabinets, they're not brand new, but they, they're very nice. I'm sorry, George.
Okay.
And there's plenty of them, there's plenty of space.
Okay.
And over to the— off the kitchen, that's where they built that, uh, all that— all steel and steel roof, uh, another bedroom. I, I've actually got a motorcycle in there and a bunch of stuff. And yeah, I keep my bike inside the house because, yeah.
Okay. Um, what kind of, uh, countertops are in the kitchen? Is it like Formica, granite, Corian?
They're like the— they're like the— well, they're like a, a light varnish stain, you know what I mean?
They're wooden.
They're, they're, they're like the wood is what they are. They got the, the white varnish stain. And then like I said, there's, there's a bunch of cabinets underneath the sink, underneath also, you know, the pots and pans and all that, you name it. Yeah. And I'm gonna let the refrigerator go. It's got a double, uh, refrigerator. I want the stove go with it. Outside, I've got a push mower, I've got a new weed eater, I've got another weed eater. Uh, if I can, I, I was just gonna go ahead and I'm moving and I'm, I want to take as little as possible, so I was going to let a lot of stuff just go with the house. Okay, so somebody wants a new mower and weed eater and all that. Yeah. I was gonna let it all go. So, uh, I had it sold before, but I backed out of it because I was gonna just live around here, long story short. But I looked at houses and stuff like that, and I was just gonna go ahead and, uh, move, you know, kind of out in the country. But I looked at houses and stuff. I mean, hell, uh, you want to go buy, uh, which I'm sure you already know how high property is. So, uh, I think, uh, 3 lots and a house out in the country that was shit, uh, they wanted, uh, $250,000 for it. And then, uh, everybody's got houses posted that's gutted for $40,000. So yeah, so I'm sure you know how high the market is right now. Yep. But I got my insurance through Highway 63, and I mean, yeah, you could even check into it. Yes, the lowest they would value the house because they've seen the house and a $30,000 roof and all that, it's $94,000 is what I got it insured for.
Okay.
I mean, if I was a criminal, but no, I'm no criminal, so I'm not going to do that. I will just sell it. I actually had it sold one time. For, uh, I was just going to go ahead and sell it because I wanted to move. Uh, had it sold to a guy for $40,000, which is very cheap. Uh, but I backed out of it because, like I said, I looked at a lot of places, and hell, for something nice, which I call nice, uh, I was— I was going to move out the country. We're talking, hell, $250,000 to $350,000. Yeah.
And no, I ain't got that kind of money.
Okay, so, um, and I said, sorry, man, I'm just gonna have to back out. Now there's a washer and dryer in here that's only 2 years old. It's in the bathroom. Uh, they still have warranty on them. Uh, I'm gonna also let them go with the house because I don't want to pack a bunch of stuff, you know what I mean? I said my back's gone, and then yeah, I'd have to hire it all done. Yeah, so I will let the washer and dryer and all that go too.
Okay, so, um, that is, uh, one thing that's nice, one thing people love about working with us is that we do buy houses entirely as is. So we ask that you take the things you want and you can leave everything else, and we'll, we'll take care of it.
Right.
Uh, yeah, and it's, it's all been recorded at Macon County Deeds, you know, all legal abstracts. Clear deed, it's all in my name. Yeah, which one thing I am, I am the asshole. Yeah, uh, the honest guy, I'm not gonna lie to you, the honest guy, he, uh, he wanted me— he did not want me to give it all to him in cash. He, uh, you gotta have a cashier's check to do the abstract company and make it, you know, because they take care of it for them. They make sure there's no liens on it. And I'm sure you know that already. They take care of all that and have it recorded at the courthouse. We put down $10,500 and that makes the taxes here $167, a lot less. And he wanted the rest in cash, which I give that to him. And I want the same. Yeah, the same deal. So I want $10,500 cash to go to the contract company. When we go sign deeds over, and then I want the rest in cash.
So, Glenn, uh, I, I wouldn't be able to do that. That is— I mean, that's like a fraudulent transaction and it's illegal. So the only way I can do this is a straight-up cash deal through a title company where they know 100%.
You can, you can do a straight-up cash deal. That's what I want to do. Okay. I, I really actually do that. Yeah, I actually would rather just go ahead and do a— I want to do a cash deal, and then yeah, I, I will go get the cashier's check and we'll go down and, uh, we'll— if we'll sign the deal with you and everything down to the abstract company, and the deed will go in your name.
Okay.
And it'll all be legal and they're recorded and all that. So yeah. No, I would go without this cash.
All right. So I'm seeing that the property is listed as being 768 square feet. I assume that was before any of the additions. Do you know if 768 is going to be correct or if it's going to be more or less than that?
Well, to be honest with you, I had 3 lots when I lived over in Herdman because I've had Sir Robbins. But, uh, it's, uh, like I said, it's a, it's a very huge backyard, really it is. I mean, there's an alley that goes down inside my house, but, uh, it, it's a very huge backyard. I mean, uh, I was actually going to have that, uh, the wooden shed taken out and them two other cheap little sheds, and I was actually going to put me a two-car garage back there. And then there still be plenty of, uh, room because I was going to get a bonfire pit thing. And then the— to the back door, uh, there's a cement pillar and everything, and I was going to put my smoker there because, yeah, it looks more like 3 lots to me, to be honest with you, because there's quite a bit there. And I'm pretty good judge. Yeah, there's a pretty good-sized backyard. You could definitely put a really good size, uh, you know, a 30 by 30, uh, garage back there and still have plenty of room to, uh, bonfire and all that. Yeah.
Okay, excellent. Um, how about the house itself? Do you know if, uh, what the total square footage of just the house is?
I don't, to be honest with you. I would say that my bedroom that I live in, or where I stay in, you know, I don't live in it anyway, Well, I'm in bed right now. This is my spot. Yeah, I got problems. Uh, my bedroom probably is— I would say it is— let me see, I'd say it's probably a 20 by 20, uh, at least, uh, bedroom. My— the main, main bedroom downstairs. And then the middle one, like I said to you, that they build on It's all metal and, uh, metal rip all that. And they did actually cement the floor too, so that's all cement. So yeah, I mean, they spent some money on that. Uh, that room probably is, I would say, it's probably 20 feet long by, I would say, probably 12 feet wide or so. Because yeah, like I said, I got my motorcycle in there. I used to have my shovelhead in there. Because yeah, I love my bike. But anyway.
Okay.
I'm gonna get somebody to.
All right, second question. Were any of the additions that the Amish man put on the property permitted?
Oh yeah, I'm sure they did. Yeah. Yeah. Uh, they, uh, I was building that fence out there and I guess the inspector guy from Kirchville and Kirchville, hey, I guess they told them boys out there when they was gonna do the fence around the house, he told me I need to go up to City Hall and cost $15 and to put that fence all around my house. I said, oh, okay, I, I didn't know that, but yeah, okay. But no, it's all, yeah, they permit it. It's all legal.
Okay, so based on what you told me about the house, in an all-cash deal where we buy the property from you as is, without you needing to make any repairs, without any kind of realtor fees, and we even cover all the title, or I'm sorry, all the closing costs at title.
Yep.
How much would you be looking to get for the place?
Do what?
How much are you looking to get for the place?
Well, I mean, I was going to do a quick sale for $40,000, and I had, uh, people all on Marketplace, and I had probably over 200 people just blowing up non-stop, so I removed it. Like I said, I, I had it sold in the first week and for $40,000, so I want $40,000 at least.
Yeah.
Yes. All right. That, like I said, that pays for the roof.
Yeah.
Okay. And like the metal building, the metal room they put on and cement floor and that. Yeah, that wasn't cheap. And like I said, all the rest of this new backs, new water heater, new stool, you name it, you know. And no, it wouldn't take— I was going to go ahead and what I was going to do I was going to just like, uh, just for, you know, double insulation, I was just going to go ahead and put that duck, uh, caulking. It's like, uh, it's like a old, uh, you know, like, uh, Lino, Liner. I was gonna go ahead and just shoot that on the walls and on the roof and all that stuff on the inside of it, just double insulation. And then I was just gonna have, uh, insulation, just go ahead and put in and just go ahead and put up some of that, uh, particle board, which some guys was going to do it. They said how they can have it done in 2 days. That, uh, all that particle board, you can get half inch for I think $12.40, and boom, the upstairs would be done. Look very nice. And like I said, there's a whole nother house up there, cuz yeah, whenever they built that, there wasn't— there was no upstairs that you could access. They closed off the front of the porch. They actually built a door in my room, and you can see the staircase. They actually built a whole new staircase going up to the house upstairs so you could have, uh, 2 bedrooms upstairs. Yeah, there was quite a bit of work done to it, you know what I mean? That's where I was that day. I, I definitely get bidding. Yeah. Okay, that guy, like I said, he looked at it and he says, I'll take it. 'When can we do this and when can we be out?' And I will have you cash ready. And like I said, I tried to hurry up and got it off of Marketplace because like I said, I know there was over 200 people that messaged me.
Yeah. Okay. So, um, if I can—
like I said, I'll let the horse and everything go, uh, all the—
yeah.
Weed eaters, more for the yard, all that. Because I, I don't want to take it with me. Like I said, I got spine issues and I just have to rent a big truck, have somebody do that. I'm just gonna— I'm gonna take my bed and I'm gonna take my big screen TV, just stuff like that. And the rest of stuff stays. Um, I'm just gonna take that whenever I move somewhere. I'm just gonna buy new furniture and all that stuff.
So, okay. So, Glenn, I really appreciate all the information you've given me about the property. You've been extremely thorough, so thank you for that. I believe I have enough now to take this to my underwriters, and they'll let me know what kind of offer the property qualifies for.
Okay.
I just want to see if the offer makes sense. Is there anything else you need to figure out before you made a decision today?
What's that?
If everything makes sense with the offer as far as the price and everything like that, is there anything else you need to figure out before you were ready to make a decision?
No, that's fine.
Okay. All right, so let me take this information over to them. They'll let us know, you know, what kind of property or what kind of offer the property qualifies for, and I'll be able to give you a call back. Uh, it should take me more than 10 minutes, so I'll be giving you a call back soon.
That's fine.
All right, well, I appreciate it, Glenn. We'll talk soon.
I was gonna add too, I, I— there's a, there's a great big, uh, oh, it's 14,000 BTU unit in the front living room, and then I've got a, uh, new air conditioner in my room. Both them air conditioners, I can set them on 70 and it'll keep it 70 degrees in the house. I am— well, I'm going to definitely leave the one in the front room. I probably will take the one in the bedroom. Okay. But the actual one in the front room, it'll do this entire house because it's well insulated. This house is okay. So it'll keep it 70 degrees in it. And the bill's still everything— water, sewer, trash, uh, they pick up on Monday. Everything's included except the Lugo, you know, the gas company. And, and I will leave that great big air conditioner in the front room, and like I said, you can set it on auto 70, and it'll keep it 70 degrees in here.
All right.
I don't even, I don't even have to use— yeah, it's been It got to 85 yesterday. Yeah, I turned the front one on. I didn't even have to turn the one on in the bedroom. It's well insulated.
All right, sounds like it.
But I thought I would add that. Yeah, I'll leave the air too.
So, all right, well, I do appreciate it, Glenn. Uh, let me take this information over to them. Thank you again, uh, for being so thorough, and I'll be able to give you a call back shortly.
Okay.
All right. Thanks.
All right. Talk soon.
Yeah.
Bye.
Bye-bye.
I feel like I know less about this house after having that conversation. If I got this straight, he bought this house from an Amish guy who did a fuck ton of unpermitted work and not even finished. He's very proud of the roof. He currently is storing a motorcycle in the house. Dude was like a politician. I got to ask him a question and then he would just start talking like Jamie. Jamie said it perfectly. She's like, she said, she's like, Glenn, what kind of foundation does the house have? Glenn, you know, elephants are gray in color. That's like exactly what I felt like was happening. I'd ask him a question and then he'd just start talking about some other shit. Maybe we're dealing with a pro over here. I think I said collectively less than 30 words for that entire 30-minute conversation. Oh yeah, carpet in the kitchen. What the fuck? He's like, I'm very particular. I like to nitpick. So I put carpet in the kitchen. Yeah, that makes sense. Yeah, I get that. Yeah, carpet in the kitchen. Don't know what square footage the house is. Fuck it. All right, we got this guy. This is gonna be a comp that sold for— it's 1,200 square feet, looks like it sold for $75,000, and it looks like it's in pretty good condition. And that's this house right here. We got this piece of work. Yeah, we got, we got this. What do we think this sold for? Pending at $75, but Zestimate showing less, so I'm betting it sold for like $69. Um, normally, guys— oh, by the way, guys, if you guys are watching on TikTok, I'm also live on YouTube, and on YouTube you can see my full screen. So if you guys are curious to see what I'm seeing. All right, none of the comps had a Rhino-lined roof. That's true. That's— yeah, I mean, you can't forget about that. I got this 2/1. This got to be the nicest house I've seen. It's gotta be the nicest house in the fucking city. What'd this thing sell for? $99,000. All right, let's say it sells for $85 fully redone. I don't even fucking know, just run it like somebody putting $20K into it. I think you could sell this thing for $60,000 on market. All right, got offer him $13 grand for cash. Novation 24— 22-4. Um, he's definitely not gonna be pleased. This isn't a deal I want to fight for, but goddamn, these stretches are fucking going crazy today. All right, um, I gotta pee real quick. We'll be right back. We'll give him a call, we'll make him an offer. I'll email it to you right now. Alright, one sec. I need to send Mitchell my fax number. Looks like he needs a fax for some reason. Alright. Yo, Hobson, thank you for subbing to the YouTube channel, bro.
All right.
Running down to the Smithsonian, sending fax. Guys, I've had to use more fucking outdated, obsolete fucking pieces of technology in the last like week than I have in the entire rest of my life. I've been sending faxes. I had to go to the fucking UPS store and send a contract by mail. Like, we're out here just fucking— we're doing what it takes, bro. We're leaving it all out on the line. Um, yeah, I'm just gonna call an off from 13, dude. Fuck it. She's like, bro, you guys will see. Whatever, fuck this, dude.
Hello?
Hello, Glenn?
Yes, man.
Hey Glenn, this is Tyson again with We Buy Homes Cash. Hey, so we were able to take a look at the property. Unfortunately, the underwriters kind of declared it a high-risk property just due to some unknowns about like the person who added in this addition and just us being unsure on square footage. But based on what you've told me, we do understand that there has been a substantial amount of work done to the place. It still does need a little bit of love. But our cash offer came back at $13,790.
No, there'd be no way. I was just getting ready to advertise. Well, I'm filling out the thing on Marketplace. You know, I have a sold in a week for $40K.
I bet so. I bet so.
Good thing.
Yep.
All right.
Well, hey, Glenn, I wish you the best of luck. Have a good one.
Yep.
All right, we made it, uh, a minute and 16 seconds. That's what I'm talking about. All right, sometimes, guys, we waste 35 minutes of our life. Sometimes that happens. It's all right, it's all right. They can't all be winners. All right, good thing I've got fucking a million more new ones. All right, next up is Mark in Jamestown, New York. Yes, Nolan, we got, we got that deal. We got that Kathy deal.
Your call has been forwarded to an automated voicemail.
Guys, I don't know what you guys want me to say to that guy. I think his best option is to absolutely— here's, here's the thing. If I I were to get this property under contract at $13,790, all I would do is list it on Facebook Marketplace. That's it. Which is exactly what he's planning on doing. I can't add any value there, right? Like, I don't fucking know any investors who are buying shit in La Plata, Missouri. It's in the middle of fucking nowhere. So if he is willing to go do the shit, list it on Marketplace, go do it himself, he should absolutely go do it. You know? I don't add any value. I'm not trying to convince him to sell it to me for way less than what he could get if he doesn't want to. You know? How many deals did you close today, bro? That was the first guy I've talked to. We're at zero deals for the day. Actually, never mind. We technically are gonna get a deal today because we sent the contract to Lily like two days ago. And she's gonna go pick it up and send it back today. So. Alright, no answer. Let's call him again. Yeah, Bumblebee, I did, but whenever I was doing that, like sharing my screen on TikTok, it was throttling the amount of viewers. Like I was only ever getting like 20 viewers when I, when I showed the screen on TikTok. I guess you guys just want to see this fucking mug. Nolan, my favorite ones are the ones where I've made the most amount of money every single time.
Your call has been forwarded.
Yo, happy Thursday! What's up, Kempton? Are the glasses prescription? Yes, I've got terrible eyesight, my friends. I appreciate you, Joe. Thank you, Luke.
Or Cole, please leave your message for—
most we ever made was $132 grand. I made $115,000 a couple of times. Bunch of $80,000s, bunch of $90,000s. There's some big rips, Wholesale Real Estate. Can you send cash for keys agreement? No.
Please leave your—
But you can get access to All of my different contracts, documents, everything is a part of my Wholesaling V2 Mastermind. You can learn more about that by going ahead and hitting the link in my bio and clicking the link that says "Free Novation Training." Matt, they work the exact same way as any other deal. Here's the thing about wholesaling real estate. It takes the same amount of work to close a $5,000 deal as it does a $50,000 deal as it does a $150,000 deal. $250,000 deal. Same amount of work. Get the house under contract, find a buyer, get it assigned, close the deal. What do you hit for legs? Right now I've been doing a lot of Smith machine squats, hack squats, leg press. I'm kind of fucking— I've been ignoring the hammies recently, which I need to not do. But for that I do like RDLs, and I do a lot of like leg curls. No, Mark, I've never done door-to-door. Uh, Dallin, I've never had much success in Oregon, but I've also never hit it very hard. But I've heard people who are crushing it out there. Ken, my morning was, was still pretty good. It's not the best morning ever because I didn't work out this morning, but it was still pretty good. I had a delightful smoothie by the pool. Caught some sun. It was pretty good. The reason why I don't give offers on the phone is because I typically like to have more time to really dial in my numbers and make sure that what I'm doing is right. Oftentimes if I try and rush it and make offers while I'm on the phone, I won't have comped the property as thoroughly and it'll cause me to make mistakes. "Are you using area code specific numbers to dial?" No, Jason, I'm dialing nationwide using a 480 area code. Yes, Ryan, we did get the deal in Ada, Oklahoma. "Do you have any info on how to fill out the contract for the seller?" Yes, Dallin, I've got an entire YouTube video, how to fill out the purchase agreement. You can find it on my channel. "How often do you get a haircut?" Like once a week, I try to. But sometimes it comes more often, like once every 2 weeks. What cold callers do you use? Logan, I don't have any cold callers. How's the weather today? It's a beautiful day here in Phoenix, Arizona. I don't know exactly what it is. I'm sure my computer can tell me. I don't have the widget set up yet, bro.
I don't know.
Come buy some houses in WI. What is WI? Is that Wisconsin? I don't know. Blue light glasses? No, these are just prescription glasses. How many people do you have on your team? Right now, just 3 other people besides me and my dad. However, we are aggressively hiring. What's your contract failure rate? I heard Novations fail a lot. No, dude, our Novation contract to close is way higher than on wholesales. Do you plan on moving out of Arizona? No. Do you buy in Florida or Michigan or California? Yes, all of them. I'm a wholesaler in Oregon working on my first deal. What's the one piece of advice you'd give? The one piece of advice I'd give is to go watch every video on my YouTube channel. Okay. Guys, if you want to learn more about novations, I have a novation mastermind where I show you exactly how to implement them into your business. You can watch the free training, and then if it's something you're interested in, you can book a call with me and we'll see if you're a good fit to join. Link is in my bio. Free novation training. What states haven't you hit yet? I've never done a deal in Utah, the Dakotas, Montana. Vermont. I don't know. There's definitely a lot. But I've also, I've definitely done deals in the majority of the states. I got a deal in Indiana earlier this week. Yeah, we've done deals in New York. [FOREIGN LANGUAGE] We have done deals in New York, though I don't like to do deals in New York. How many deals have you done? I don't know, man, hundreds. What are you hiring for? Salespeople. New Jersey, yep, we've done deals in New Jersey. Don't particularly like New Jersey either. What the fuck? Do you use a TC for your paperwork? Yes, normally, but we had to let go of our TC. We're looking to find another one. Looking hot, my boy. Thank you, Andrew. Was the Indiana house Indianapolis area? Um, No, I don't think so. I think it was more rural. I can't remember exactly where it was though. Yeah, Logan, I generate leads from running ads on like social platforms and Google. Hello, how may I help you? Hello, Randy? Hey, Randy, this is Tyson. It looks like you filled out some information on my website about selling a property. Property over here in Fersalia.
Right.
Did I catch you at a bad time?
No, no, go ahead.
All right, well look, I just wanted to ask you a few questions about the property. That way we can go ahead and see if it fits our company's buying criteria. If it does fit our buying criteria, we'll be able to give you a cash offer in your inbox within the next 20 minutes.
Good.
Does that sound good? All right, I'm trying to get the property pulled up right now. Uh, while I am, can you kind of catch me up to speed here? Uh, what's got you interested in selling this place?
I had it for so long and I'm not doing it. It's 5 acres and there's 5 acres next to it too I own, which I do not have a 911 address for. Buying the 911, but I don't know. Either way, I got both of those lots and eventually I want to just live with it. I got a permit to build something on it, but I never pursued it. And I have two houses now, you know, I just got here, so—
okay, really?
And this is like a half a mile away from one of my houses. But it's just open land, you know. I got to cut the grass there.
It gives me $500 a year to do that, and that's it, you know.
I mean, you could grow corn on there, whatever, build a better breakfast on there.
Okay, so are you looking to sell, uh, the, the— so it sounds like there's total 10 acres across the two different properties.
Yeah, 10.41.
Okay, and are you looking to sell both of them or just one of the parcels?
Yeah, I'd just rather just give them both.
Okay, are the parcels— do they have like availabilities, connections to city power, sewer, water, anything like that?
I know there's power around, there's houses around.
I don't know about the sewer system. I'm not sure about that part.
It might be a septic system in that area, but I know there's power around and water. Maybe a well, more likely. I'm not 100% sure about how advanced that area is done. Okay, but I know there's houses around the area.
Okay, um, Do you have an idea of how much you'd be looking to get for it?
Oh man, I'm looking at the time I had it, all the taxes I paid every year on it. I mean, I gotta get for at least both of them.
Yeah, for both.
At least $80,000.
$80,000 for all 10 acres? Yeah. Okay, and it sounds like there's nothing that's currently on the land right now, right? Like no kind of structures or anything like that?
No, I just built a little shed, a 4-foot by 8-foot shed to hold stuff inside. Well, off land, it's in the headstone where the trees are at.
Okay, so if I could offer you $80,000 for all of them How soon would you want to get this done?
As soon as you can get it done.
Alright. Okay, well I believe that's all the information I'll need right now since this is vacant land. Let me take this over to our underwriters. They'll let us know how much I can offer you for it and I'll be able to give you a call back, alright?
Alright, if you can't get ahold of me, send me a text or email or something.
Alright, will do, Randy.
Right now, work is very loud.
Okay, well, yeah, if I can't get a hold of you, I'll shoot you a text.
All right, thank you.
All right, thank you, Randy.
Bye-bye.
God damn it, dude. This is such a pain in the ass comping vacant land like this. With vacant land, by the way, I'm looking to buy it 10% of what a new build on land would cost or 50% of what other land is selling for. So if other land is selling for $10,000 an acre, I want to buy it at $5,000 an acre. All right, let's just go. Here's how we're going to find this. South Otselec, New York. His land's right here somewhere. I'm gonna go home type, lots, lands sold. So 20 acres sold for 100 G's right here. That also looks like it's got a barn and shit. 10 acres, $21,000. 30 acres, $42,000. 70 acres, $65,000. All right, um, so based on that, $2,000 an acre. $1.5 grand an acre, $1 grand an acre, and that one doesn't count. Yeah, not interested. We're not even gonna make an offer. We're just gonna mark it dead, junk deal, move on. Alright, we got Garth, Whiteville, North Carolina. Oh man, he's got this place up on Facebook Marketplace. He's got drone footage of this fucking house. No shit. All right, Garth. The fuck?
Hello, you reached 772.
Hello, you reached No answer from Garth. How about Patricia in Peoria, Illinois?
Please leave your message for Hello?
Hello, Patricia?
Yeah?
Hey Patricia, this is Tyson. It looks like you filled out some information on our website about selling a property over here in Peoria.
Yeah.
Have I caught you at a bad time?
No, I'm fine.
Oh, excellent. Well, look, I just wanted to take about 5 to 10 minutes to ask you some questions about the property, and after that, we'll be able to see if it fits our company's buying criteria. And if it does, we'll be able to have a cash offer for you. Does that sound good?
Uh-huh.
Excellent. Hey, Patricia, while I get the property pulled up over on my end, can you kind of catch me up to speed here. What's got you thinking about selling this place?
Um, we bought another one.
Oh, you already bought another house?
Uh-huh.
Very nice, congratulations. Have you moved out of this place since?
We're moving now.
Okay, excellent. Um, so in a perfect world, when would you want to have this place sold? Soon as possible. Okay, gotcha. So I've got the property pulled up now. I'm seeing it's 2 bedrooms, 1 bath, 720 square feet. Does that sound about right?
Yep. It's blue now.
It's blue?
Yeah, it's blue and it's got new roof on it too.
When was the new roof put in?
I'm sorry, was that—
And the siding too.
You said 3 years ago?
All right, so new roof and new siding about 2 years ago?
Mm-hmm.
Okay. And then is the new siding what made it blue or did you guys paint it?
No, it was already painted blue.
Very nice. Are there any heating or cooling units on the property?
We have the furnace and the air conditioner, central air.
Okay, and do you know how old it— how old that was put in or how long ago?
I'd say about 6 years ago, maybe.
Okay.
Bye guys. I'm seeing that the house was built in 1930. Um, have there been any updates cosmetically since then? Anything with like the flooring, kitchen, bathroom?
Uh, we didn't do much but, uh, paint and refinish the flooring.
Okay, what kind of flooring is it now?
It's, uh, shiny hardwood.
Throughout the entire house?
Uh, through the bedroom and one bedroom in the front room.
What's in the other rooms?
Uh, the kitchen's real big and it didn't need a flooring. And so, uh, then my young— the other bedroom So it's flooring, it's carpet in one.
Okay, and then can you kind of describe to me the kitchen? Like, what color are the cabinets? What are the countertops?
Brown cabinets, brown countertops, white.
Is it like Formica or Corian, quartz, granite?
Um, I don't know. It's just a plain cabinet, glass top. Okay.
And then what color are the appliances?
Black and white.
Okay.
Are there any repairs that the property may need?
Well, bathroom maybe.
It needs to be done.
It could need— needs new what?
It needs redone, the bathroom needs redone a little bit. Okay. But it's livable and everything, so we got a full basement too.
Okay.
It looks like the electrical in the property had been updated at some point in the last like 50 years. Does that sound right?
Yep.
Okay, and how about the The plumbing, is everything that works good?
Okay.
Are there any issues with the foundation that you know of?
No.
Okay.
Is the property on city sewer or septic tank?
Um, I think it's a septic, I'm not sure.
Okay, and then, uh, there's no kind of garage, is there?
No.
Is there like a driveway or do you typically just park on the street?
It's a driveway in— it's a driveway.
Okay, and is there a basement?
Yeah, full basement.
Is it finished?
Yeah, no, it's— no, it's not finished. I mean, they have a bedroom down there too, but it's not got carpet or anything like that down there.
Okay, okay.
So you said you're in the process of moving out, right?
Yeah.
Okay, um, So if we were able to make you an offer that made sense, when would you want to have the property closed, be fully moved out, and you get paid for it?
Uh, what was that? Um, what was it?
I'm asking when, when would you want to have the property sold and you be paid for it and be all moved out?
Oh, like sooner as possible. I'm tired of paying all the bills everywhere.
Okay, makes sense. All right, so based on what you've told me about the property, uh, sounds like all the major mechanicals are good. Could use some love in the bathroom. Um, new roof, new siding. Uh, how much would you be looking to get for the property?
Well, I would say $30,000.
Okay, so if I can take this information back to my underwriters and they qualify the property for an offer of $30,000, is there anything else you need to figure out before you made the decision to sell?
No.
Okay. Is there anybody else who might need to be involved in making a decision? Maybe a husband, boyfriend?
My boyfriend, but the property is in my name.
Okay, there's nobody else whose name is on title?
No.
Okay.
No, this is mine.
Okay, have you already spoke to your boyfriend about selling?
And yeah, we, we will want to sell it, that's for sure.
Okay.
Okay.
Excellent. Alright, well, what I'll go ahead and do now, Patricia, is let me take this information over to them. We'll figure out what kind of offer we can get your property qualified for, and I'll be able to give you a call back in the next 10 minutes. Does that sound good?
Okay. That's fine.
Alright, thank you, Patricia. We'll talk soon.
You too. Bye.
Bye-bye. Alright, let's see what we have here, boys. She's asking his estimate. 2-bedroom, 1-bath, $720,000, Peoria, Illinois. This is going to be a decently sized market. Definitely can move deals here. Okay, so, yep, this is not a house we'll be interested in. So the reason why, guys, is if you guys are watching on YouTube— remember guys, if you guys are on TikTok, you guys didn't know I'm also live on YouTube. On YouTube you can also see my screen. So for my people on YouTube, as you can see, the highest sold property is $29,000. Now at that number, there's really just no way for us to make money and for it to make sense to the seller. Like, she would almost have to give me this property for free in order for it to worth our time. Like, we'd have to be literally offering her like $500 for it, and that just doesn't make sense, right? Um, if we scroll out a little bit more, we have something at $105,000 that's double the size. We have something at $60,000 remodeled. So like, for instance, guys, if we run an ARV at $60,000 If I'm gonna do— if I have a property at $60,000, that means I would be looking to sell this property to somebody, assuming they're gonna put $20 grand into it, and they'd make $15,000. I'd need to buy this house for them giving me $2,500. Because I would be trying to sell it at $17,000. So I'd literally have to pay like $2,000 for the property, try and sell it at $17,000. And make a $15,000 profit. There's just nothing in the deal, unfortunately. Yeah. Conversely, on an innovation— yeah. It just doesn't work. The numbers are too small. The numbers are too small. I do it to make $5K. Money is money. Well, Ryan, fortunately I'm in the position where I can say no to deals that I'm only going to make $5 grand on because it doesn't make sense. It doesn't make sense for my salespeople that are selling the deal. Like, there's just not enough commission in there to Like, when you're at like the size of company that I'm at, where we have overhead and things of that nature, it does not make sense to do deals for less than $15,000. Is that a $20,000 wholesale fee? Yes, JS Move. I'm always looking to make at least $20,000. Why do you lie about taking to a team when you don't? So Joe, the reason why I say I'm going to take it to the underwriters even though it's just myself is because I always want to have somebody else that I can make make the bad guy. They think I'm the one making the decision, then I'm the bad guy. I want to be able to be like me and the seller versus somebody else, right? So that's the underwriter. So when it gets into negotiations, I can just blame it all on the underwriters, be like, yeah, this is what they said, this is what they were seeing. And so that is what I make it, is me and the seller versus the facts versus the underwriter. Lexi, thank you for subscribing to the YouTube channel. Oh, and also Panther Blazer, thank you for subscribing to the YouTube channel. You feel like once you know the wholesale business, it's easy? Um, yes, more or less. It's a simple combination, guys. Success in wholesaling is a very simple math equation. Motivated leads plus a proven sales process is gonna equal deals. And that's all it is. All I'm doing, guys, like somebody said, robotic. It almost is, 'cause I'm pretty much just reading off a script that I've read off 1,000 times. I know it like the back of my hand. And anybody can also just say the same words I'm saying in the same order, and if they're talking to motivated sellers, they'll get deals. That's why I have people who come to me to learn how to wholesale real estate, and I show them how to get the motivated leads, what to say to them, and then they start to make money. Take for instance this kid. Came into my introductory program, wanted to learn how to wholesale real estate. He said he wanted to wholesale this summer instead of taking an internship. Instead of taking an internship, at the internship he would've made like 10 grand for the entire summer. Instead, now he's got one deal that he's gonna make $25,000 on. Because he followed my process of how to find leads and how to talk to them so they turn into deals. Alright, we'll call Patricia back real quick, let her know. Didn't meet final underwriting guidelines.
Hello?
Hello, Patricia?
Yeah, this is Mark.
Hey, this is Tyson again.
Yeah.
Hey, so unfortunately the property did not meet our final underwriting guidelines. It's not a property that our company would be interested in this time. From what I saw, I think the price you're asking is absolutely a fair price. And I think if you were to list this property on just like Facebook Marketplace or for sale by owner for $30,000, you'd be able to sell it relatively quickly.
Oh yeah.
Yeah.
Okay.
Thank you.
Yeah, thank you, Patricia. Have a great day.
You too.
Bye-bye. All right. Will you ever hire a professional underwriter? This is something we've toyed around with the idea of, is just hiring somebody just to underwrite everybody's deals so the salespeople can only focus focus on selling. But I think that you lose a little bit there of negotiating leverage when you don't do the underwriting yourself. So like all of our salespeople underwrite every deal themselves. And just because it gives you an idea of like what to talk about the seller with. Because one of the first like main objections you should need to learn how to handle is people who are saying like, that offer is way too low. And that's where you just have to be like, hey look, I understand what you're saying. I get why you say it's low.
Low.
Here's why we need to be where we're at. Look, I think the property sells for $150,000 if it was fully redone, but you said the property needs X, Y, and Z, and in our experience in this market, it's going to cost us $50,000 to do that. So based on that, and also we don't do this for free, we obviously need to make a little bit ourselves. We're not looking to make home runs on every single deal, but we got to feed our families too. That's why we have to be here. And then it starts to make sense. But if you don't do the underwriting yourself, you're probably just not going to know that. I mean, sure, there probably is a way. I don't know. It's something I've absolutely thought about. But for right now, I just think that at the scale we're at, just having everybody underwrite themselves is probably going to be the best course of action for now. Do you approve it before you guys underwrite, or do you trust them? We trust them. I mean, in the beginning, when somebody first comes on, they obviously, they They have to get approval on their underwriting before they start making offers. And that's one of the biggest things as part of our training is teaching people how to underwrite, how to value deals. But they typically are able to get the hang of it pretty quickly. The thing about underwriting is it's very nuanced and it's a lot more of an art than it is a science. There's some things that you just— there's not just hard set rules. There are hard set rules, but it's not 100% of the time. That's the thing. You could have 5 different flippers look at a different property and they're all going to tell you it's going to sell for a different amount. So it's not an exact science. Oh yeah, we did. All right. Yes, me and my pop started at the same time. How do you find investors? And if you don't find an investor, how do you tell the seller no deal? So luckily for you, if you go to my YouTube channel, right now. Let's go to my YouTube channel.
Channel.
Check this out. Number 1, we're live. Love that. Number 2, the Cash Buyer Masterclass, real estate wholesaling.
Boom!
Exactly how to find buyers. Other video, how to get your first wholesale deal.
Boom!
My proven sales process, exactly what you need to start doing on the phones, how to get these shits locked up. How to pitch Novations. This is more advanced. How to make $100K this year wholesaling. I break down all the numbers for you guys. My videos over here, this is everything you need. I got fucking examples of closed deals. We got fucking how to get your first deal or what to do after you get your first deal. How to underwrite, bro. I got everything on here, man. It's everything you guys need to get started. I do it for you. I do it for you guys. Alright. Okay. Are you and pops the only one to make offers to people? No, Serena. Me and my dad typically don't make offers to people. We have salespeople who are doing that. I'm only doing that right now as a part of this challenge. But also I'm just damn fucking good at it. And I realized when I do this, this is probably my most highly income generating activity I can do. As a business owner, you want to be able to look at your time and figure out what sort of leverage you have to where one unit of work equals the highest units of return. And right now I'm just very good at doing acquisitions and getting deals locked up. So this is my highest leveraged activity, is just buying deals right now. A little bit of humbleness would do you wonders. Fiona, I'm going to say something to you right now. Never in my life have not thinking that I'm the absolute fucking man been a detriment to me. An unbridled sense of confidence, you will be amazed what you can get with it. There's never a time where I've been thought, oh, I wish I was a little bit less the shit. Like, it's just not there. Now I understand I obviously have strengths and weaknesses. It's just this is a strength of mine. I'm good at fucking sales. It's what it is. But you don't— you're not doing yourself any favors by fucking playing yourself down, ever. All right, what time is it? We still got 30 minutes. We're gonna be running. All right, yo, thank you guys. Thank you, Kobe. Thank you, Ben. Hobson, best advice for an 18-year-old with no knowledge who wants to start real estate investing? Number 1, get the 420 out of your name. Look, we all love smoking kush. I smoke kush, it's chill. Don't need to fucking advertise it to the world. Number 2, go watch every single video on my YouTube channel. Hey, Xing Feng, right now, how much you want to bet that the watch is real? I'll bet you any amount of money you want, brother, and I'll prove it.
Please leave your message.
Is this wholesale oversaturated in your opinion? It's my favorite fucking thing when people say that. Wholesaling is saturated. There's a lot of people doing it. There is a lot of people doing it.
You want to know why?
'Cause there's a lot of fucking money to be made. Anytime that something is saturated, dropshipping, wholesaling, SMMA, whatever the fuck it is, it's because there are people making money. That's a sign that, oh, that's a good fucking thing to go into. Xing Feng, hey, listen, listen, Xing Feng, here's what I want you to do, bro. How much money you wanna bet, let's set this up, let's get a fucking escrow account, I'll be more than happy to prove to you it's real. I'll bet you any amount of money you want. All right, what do you do after you get a seller under contract? What are the next steps? You need to get photos of the property, you need to get title opened. Is process any different for pre-foreclosure? Corey, the only thing is you need to make sure you know when the foreclosure date is, 'cause you gotta get the property closed before then. There are so many parcels of land, I don't think people comprehend that.
Yeah.
Like, guys, for instance. Look at this. Look at this. Every single time I fly over Phoenix, I just look at all the fucking houses. Now this is only fucking 1 square mile, a little bit of houses right here, and this just goes on for miles and miles. There are so many goddamn houses out there. People are becoming situations where they need to sell every single day. Whether it's they're getting foreclosed on, they recently inherited a property and they don't know what to do with it, they tried to be a landlord, they rented out the property, they realized it's not as easy as it is and their tenants trashed their place and now they don't have the money to do the repairs. They got liens put on their property they can't pay for. There is a million different reasons why people would be put in a situation where they need to get rid of their house quick. And it happens every single day all around the world. There's so many markets where over 10 homes are sold every single day. Tiny markets where 10 homes are sold every single day. All you have to do is get fucking one of those. That's it. Do you use $100 as earnest money down? Yes, that's what I do for earnest money. Back when I was in the beginning, didn't necessarily have $100 to throw out on every single deal. I would literally do like $5 or $10 or $1. All right. Live the life. I get my leads all from inbound marketing sources. Google pay-per-click, Facebook ads, YouTube ads, Instagram ads, things of that nature. I also have a YouTube video where I go through and explain every single one of them. Go check it out. All right, we got Memphis, Memphis, Tennessee. We love that. When are you gonna buy a PJ? Eventually. I'm nowhere— I'm nowhere close to it now, but you give me 5, 10 years, bro, it's gonna get dangerous. We'll get to PJ, we'll get to boats, we'll have it all, guys. I have a video explaining my first deal, how long it took, everything like that on TikTok. You can scroll down, there's green banner, it says like how I got my first deal, how long it took. Please leave your message for Alejandro, thank you for subbing to the YouTube channel, brother. Hobson, Hobson, I did not mean to be like rude or like, uh, or, uh, belittle you. Although now I'm looking back, I kind of did, so I do apologize for that. But it's no worries, bro. It's no worries. Trust me, when I was 18 years old, I was a fucking shithead. I was I still am kind of a shithead. All right, Tyson, how do you shut down a hater? Dude, honestly, I love, I just, I love when people hate. You have to realize, dude, all things in life are balanced and there's an energy transfer that happens through all of your thoughts, actions, the words you say. And when people fucking hate on me, whatever, all they're doing is giving me energy, right? And they're just one more motherfucker, one more stranger on the internet that every single time I post some ass fucking check I got from wholesaling. I post me being fucking jacked in the gym. I just show them that I'm fucking exceeding them in every measure of life, and hopefully they will turn around and they will start to take my advice. And because of that, I will help improve that person's life, or at least, at the very least, I'll at least motivate them to do better themselves, right? Good morning for again from Indianapolis. Hope you your day as well. Thank you, Aaron. I hope you are having a wonderful day as well. All right, she didn't answer. Let's call again. Sean Barton, thank you for subbing, bro. Needed another gym vlog. Guys, my, my full-time media guy has left me to go start his own junk removal business. I'm very happy for him, by the way. I'm really glad he's doing it. I want him to go do that. Um, but I need to get another one so I can start doing more of the gym shit, uh, and things of that nature. Honestly, the ugly boyfriend girlfriend issue was the only thing I ever hated. Dude, that shit was the funniest fucking video I ever made, and it pissed so many people off, and I thought— please leave your message for It was hilarious. It was fucking hilarious. And it made so many people mad. I didn't realize that that many people wanted to work for me. Did you get a license to be more knowledgeable in real estate? Guys, I did get a real estate license when I was 18 years old. Here's what I can tell you. Getting your real estate license isn't gonna teach you shit about real estate. It's gonna teach you a little bit about the laws of real estate and everything like that. But trust me, like, actual transactions in the day-to-day of being a real estate agent or investing in real estate, real estate license doesn't do much of a fucking thing. Maybe day one where they go over the basics. All the rest is bullshit. It's stuff that like real estate attorneys need to know, things of that nature. What's up, Connor? Welcome back, bro. We needed you here. No, Vince, I have never gone— I've never physically gone to a title company ever. I do all my closings remote. They send notaries, we sign at our office, no big deal. Here in Chicago, you need a license to wholesale. Yeah, technically, Angie, they've got some bullshit laws, but there are plenty of workarounds. This is not legal advice. Advice. Yes, El Duderino, I did use Bandit Signs when I, when I first got started. Thank you, Jaden, I appreciate it, bro. How many deals now on day 8? Right now we're at 6 deals. I've got one being sent to me, so that's technically 7, and I've got one sandbag— I've got 2 sandbagged right now. So this— we could end the day at 9 deals. You ever look at houses in person? No, I do not. Not— dude, I don't care if the house is 2 minutes away from me, I'm not going to see it, guys. I used to when I first got started in this. Virtual wholesaling wasn't so much of thing, and I was traveling and going to all these houses. Here's the thing, 9 times out of 10, it's not a house you want to be inside, right? They're fucking gross. Like, it takes so much longer too in person. Like, those appointments when I'd go and after getting the contract signed, walk in the house, doing everything, would take like 3 hours. In 3 hours, I can lock up 3 deals fucking sitting at my computer in this nice air-conditioned office, just fucking chilling. Not like walking over fucking dog shit and whatnot. You guys should have seen some of these houses I've been inside, and you guys don't even want to know the smells, dude. The smells— you guys would be amazed at how some people live. It's truly sad, and we need to get these people out of that situation. They need a fucking fresh restart because that shit is fucked up. Do you recommend going to your website to learn or stay on the YouTube channel? Go on the YouTube channel if you feel like for any reason you You want more help, I do offer programs available. They are paid for. You gotta pay for it. And it'll be more. You'll get weekly calls with me, things of that nature. We'll help you out. How many deals a day do you close? Guys, we average about 1 deal a day. How reliable is it virtual? It's reliable, bro. It's what I'm doing, man. Are you into creative financing or just solely wholesaling? Juvian, I don't really like creative finance. I like seller finance. I don't really fuck with like the sub-2 stuff or anything like that. Yes, there are niche situations where we use it, but look, if you want to learn about the creative financing thing, you guys got to go to Pace Morby. Pace is the smartest motherfucker I've ever met, and I bet that that guy will go down as one of the most successful real estate investors of all time. Like, of all time, that man is making insane fucking moves that are just like on a different level. And he is so goddamn smart and works so hard, it is fucking crazy, dude. So I've done deals with Pace, and years later I talked to him about them and he remembered addresses, he remembered amounts, all these kinds of things and deals I didn't even remember. He's a savage. That guy's so smart, works so goddamn hard. He is a guy to watch. Like, if I could bet If there were like lines, I would bet that, I would fucking take out loans to bet that that guy will become a billionaire. NIO. I'm not having to particularly up my spend or anything just because I have partnerships with these lead companies. And so I'm working specifically with a lead company called LeadsConnect.io. They do provide my company with Facebook, Instagram, like different social inbound lead forms. And they send them to me for the purposes of advertising so that you guys can see, oh, these leads he's working with are all very motivated people who want to sell, and he's locking up crazy amounts of deals. I want to go buy some of those leads. So if you guys want to do that, the link in my bio, find motivated inbound seller leads. Have you dealt with any BS lawsuits as a wholesaler? Yes, absolutely.
I have.
All right, okay guys, we have another 15 minutes. Let's bang out some more calls. Do you ask seller for pictures? Yes, sometimes. We'll also—
call has been forwarded—
we'll also find professional photographers sometimes, depends on the condition of the house. How long did it take you to get that big? Like, are you saying like muscular-wise? I've been working out for like 11 years, man. All right, no answer. Let's call again. No, I have not met King Kong, but he did reply to one of my tweets the other day, and I was a little bit starstruck. I was a little bit fangirling. He's the shit.
Hello?
Hello, Richard?
Yes.
Hey Richard, this is Tyson. Looks like you filled out some information on our website about selling a property over here on Celestial Way.
Yes.
Were you still looking to sell that property, Richard?
Yes, I am.
Amazing. Well, hey, listen, I just need to ask you a few questions about the property, and after that we'll be able to see if the property qualifies for a cash offer. And if it does, I I'll be able to have one for you in writing in the next 20 or so minutes. Does that sound good?
Okay, sounds good.
All right. Well, hey, listen, Richard, while I get the property pulled up over here on my end, could you catch me up to speed here? What's got you thinking about selling this place?
Well, I'm buying another house. I used to have 3, and I had one up in Seabrook, New Hampshire, and my family was up there. And so I want to be with them like 6 months and then come down here. And because I'm a bishop and I have a prison church in the Charlotte Correctional Institution, so I want to do the same thing up in Boston. I want to do 6 months up there in the Middlesex House of Correction, try to save some souls. Um, we're getting back to the house. It's a 2-bedroom, 2-bath, um One of the bathrooms completely redone, the other one has a walk-in shower. It's 989 square feet, has, has a storage area in the lanai, has a screened-in lanai with jealousy windows. It has a drainage system that doesn't get any water. All the houses on that street get water, but my uncle— it was my uncle's house— he put a complex, uh, drainage system and it drains into a ditch in the back of this of the, uh, backyard. Um, has a roof over, has two roofs. There's no leaks. It's checked twice a year by a roofing company as well as my— the AC works fine. It's, um, central air, and it gets inspected twice a year, and it gets the— every two months the filter gets changed. Has an enclosed Florida room with a slider in the front of the house. Um, I mentioned the lanai. It also has a new up-to-code electrical system, new blocks, all up to code wiring to the house. Um, and the prices in here are good because, uh, it's, it's landowners. We, we own the park. We bought it from GE, and it has shares. Um, this one doesn't have a share. I can't do it outside in the shed. Um, the exterior has been painted last year by a professional painter. Florida room has the storm windows. It's a big living room, the dining area in the side, skylight in the kitchen. Um, all the floors are, uh, 3/4-inch marine plywood, no particle board on the floors. Um, it's fully furnished. It has all new furniture and beds and everything because, um, not this last renter but the renter before, um, he moved out a day early and he just took everything with him. He cut down my flagpole. He just, he just left me clean. So I had to get all new stuff. Professional decorator bought the stuff and decorated it. It's got 3 closets, one's a walk-in, and they already told me about the subfloors and There is a limited amount of flooring, no rugs. And, um, right, I presently have a bid at $159,900 and I have another one at $189,900, but I'm going to take the highest bid on June 1st. It's an open auction.
Gotcha. Well, hey, listen, Richard, I do appreciate all of that. Um, now what I've looked at is I, I'll definitely be much less than what your other two bids are at.
Yeah, I understand, I understand. But the way I look at it is that this isn't your typical park. Some parks around here pay $1,900 a month for their fee, and that's a mortgage that never goes away. By being in the subdivision, the landowners of this park— we have two other parts of the park that carry all the money of the park in my houses We didn't even pay a fee for 5 years because we have a $2 million RV park that makes $2 million, and we have another part of the park that has renters and they pay $600 a month. So between those two things, plus we have, uh, we have commercial properties we rent out to barber shops and hair salons, and we rent out, um um, an easement. We have, uh, we own some land that's on another park, and they pay us, I don't know, $3,000 every month for that. So the park sustains itself, but being a landowner is different. Like I said, it's a very low HOA fee. We have a new HOA coming in, and they seem to think that the HOA fee for the landlord is going to be nothing or very little.
Okay, yeah, I mean, look, I'm not discounting that it's a great property or anything like that.
The rent I get, I get $2,500 in season, and then out of season, uh, you got to negotiate. Let's see, the $2,200 to $2,500, whatever, uh, you know, out season, you know. But if you got a, uh, if you got a full, a full season rent, that you know, a year, you know, stays there for the whole year, I would say anything between $22,000 and $25,000 is, uh, fair, and you're still going to make money.
Yeah, absolutely.
I give, I give you an example. My buddy Donnie come down here last year, he bought a place for $80,000. He never put no work into it. He had some soft spots in his floors, and He sold it for $100 a year later. And then in the shares, I mean, to show you how it's increased in value, like I have a share in my other house. It used to be the manager's house, has all the bells and whistles. Um, shares 20 years ago when we bought the park were $9,500 to buy in. Now they're $13,500. So you can't lose in this park.
Gotcha. Wow, that's awesome. Well, hey, it sounds like you got a very good deal on your hands. Um, I just know that where my company would be at for something like this, it's going to be way less than, uh, what these other offers you got are.
Yeah, I understand, I understand, I understand. You, uh, you gotta try me. But the thing is, my house is turnkey. You don't have to put one nickel into it. Everything's been done. And, um, you know, like, I gotta hit a little, uh, some of the bolts on the— from the hurricane loosened up. They were taken out, new ones put in. Um, there's a little bit of roof damage. All Weather Roofing come in and fixed it. I mean, we did a leak test on it and nothing leaks. So I mean, this, this thing is turnkey. I mean, you, you don't have to do anything, right?
And, uh, yeah, we're more so looking for stuff that we can—
Thank you for calling.
Hey, thank you, Richard. You have a good one.
And you have a blessed day.
All right, you too, sir. Bye-bye. No, I don't use the term wholesale with home sellers. I just let them know, hey, like, if I'm pitching an Ovation, I just let them know, hey, we're going to be finding a different buyer. Or if it is like a wholesale deal, I just get to the part of the contract where it talks about assignability, and I just say, yeah, like sometimes we got to bring in a financial partner onto the deal, and they're the ones who pay for it. Yeah, word, cool. Okay, that is it for our morning session. You're gonna have a big afternoon. We got to lock up Deborah, we got to lock up that house in Lacombe, Louisiana, and we should be getting Lily's contract back. So it could be a 3-contract afternoon, guys. If you guys would like to join me again this afternoon for some more cold calls, we're gonna be talking to some more more people who, you know, just like our friend Richard over here doing the Lord's work as a bishop in the, in the, uh, in the prison. So good for him. Um, make sure you hit the follow button and you'll get notified when we go live again. If you guys haven't seen, I also am live on YouTube. Uh, you can see a little bit more over there. You can maybe learn a little bit more. Uh, I know a lot of people like seeing over there too, so go check it out. Um, and also guys, my YouTube channel is just full of guides on how to do every single step of this entire business so you can— guys can go get started today. So best of luck to all of you guys. Thank you again for watching.
