$250k in 1 MONTH CHALLENGE (Day 6) | WHOLESALING REAL ESTATE

Tyson Smith walks through day 6 of his $250k-in-30-days wholesale challenge, cold-calling sellers and negotiating a probate deal on Railroad Street. He breaks down his math on max allowable offers, assignment fees, and cost-per-lead, plus the tech stack he uses to eliminate voicemails and save two full days a month.

All right, what's up guys? Ken, dude, morning kicked ass, bro. We had a lot of good conversations, we hit some legs. We are on fire. We're back, boys. Yes, it is time to close deals. Welcome all back. Thank you guys for joining. All right, so where we left off, where I'm going on right now is if you guys were here this morning, I spoke with this other wholesaler who had a property just outside of Boulder that he was looking to possibly JV. Yo, what's up, Rommel? What's up, Tanner? Yeah, Dylan, bro, I'm probably not interested in buying your house, man. So I spoke with this wholesaler who had a property in Boulder, was possibly looking to JV. He gave me a call back and said, hey, I have a partner on the deal, they're not down to JV, but I have another one. Looks like he's got this one under contract for 3— what the fuck? What is going on here? I just pulled it up on Zillow. It looks like it's in the middle of the fucking desert, so I wonder if it's just a new community. Today we're rocking with the wild orange flavor of Zola. Tastes delicious. I'm about it. Alright, what do we got here? What do we got here? Yes, Rhonda did sign the paper, Jonathan. How many dials you need to make to get one lead? Completely depends on what you're dialing, bro. Okay, so this is not indeed in the middle of nowhere. I don't know why Zillow's fucking up this as much as it is. Let's see if we can find Fountain. B-bar, falling star, diamond. Okay, the 25 is right there. Where's the 25? Right here.
Okay.
All right, what is this road? All right, let's see, let's grab this. No. Okay, here it is, here it is.
Okay.
But here's Fountain Mesa Road. Where the fuck is Fountain at? Indiana. Where's this football field? We need to find this football field. All right, here's the football field. So yeah, it should be over in here somewhere. No, where's the shit I was looking for? So we're right here. Okay, we need to find these fucking things, these blue fucking things right here. Here's where the house is. So it's actually called Missouri. Interesting. So let's see again. Let me check out Street View on this baby. What does this say? Missouri. Hmm, it is Missouri Avenue. My dumbass. What the fuck? I'm looking for Fountain. It's in Fountain. It's not on Fountain Avenue. All right, Colorado is a horrendous market. I disagree, man. I love Colorado. You still doing the pop-up Palmadori, no Cody, that was something I used to do in the beginning. Now I'm just fueled by pure drive and discipline. Difference between EMD on the purchase contract and the assignment contract? EMD on the purchase contract, you want it to be as low as possible. EMD on the assignment, you want it to be high as possible. This is wholesaling real estate, Lil Nas X. All right, which one were we fucking looking at here? That's 304. That's 312. 288. 290. Interesting. It's just not even fucking listed. Um, okay, so it's this first one. So it's this house right here.
Okay.
All right, 3 bedrooms, 2 baths, 1,400 square feet. Let me come back. Okay, it's Zoe's gas. Definitely, definitely huge fan. All right, let's go back to where the fuck we were. I need satellite in order to find this. It was over here. Yep. Okay. All right. And let's see what is sold. So this is pending at $330,000, newly remodeled, 2 stories, 185 Um, let's say 300. Yeah, this also looks like a good deal. Let's call him back.
Your call has been forwarded to an automated voicemail.
Alright. No, this is, uh, smartphone.io for the dialer. A lot of dialers have that same tone.
Your call has been forwarded.
All right, I'm sure he'll call me back. All right, yo, what's up Mason? How you doing, brother? Mason, dude, I've been talking, uh, I've been talking with your boys, uh, Ben and Sanjay. They are some smart fuckers. I quite like them. Should you get on TRT, Mason? If you haven't, you definitely need to go get your test levels checked. And see. Because if you have low test and you get on TRT, it'll change your life. Not just in the gym, but just like life in general, bro. Like, you're already fucking killing it, and, uh, just think of what you could be if you were fucking hormonally optimized. All right. Okay, we'll call this cat back. We got 2 new leads. We need to see what the fuck is up with them. We got Cliff. A good goal for calls per day is 140. $140 a day if you're not on a dialer. If you're— if you have like a triple or double line dialer, it needs to be more than that. Yo, hello Cliff.
Yep, this is Cliff.
Hey Cliff, this is Tyson. I believe you just filled out a form on our website about possibly selling a property over here in Rhode Island.
Okay, yeah.
Did I catch you at a bad time?
No.
Excellent. Well look Cliff, I just need to take about 5-10 minutes. I'll ask you some questions about the property and afterwards, if your property qualifies for a cash offer, then we will have one available for you in about 20 minutes. Does that sound good?
Okay.
I'm getting the property pulled up right now, Cliff. While I am, can you kinda catch me up to speed here? What's got you looking at selling this place?
Pardon me?
What's got you looking at selling this place?
Well, I'm not gonna answer those kinda questions, okay? I buy and sell houses over the last 40 years. Fair enough. It doesn't matter the year I bought it. I don't have any mortgage. I don't owe any taxes. The lawn is cut. Uh, none of that. If you want to buy a house and this is a house that works for you and we can agree on a price, and I think $50,000 is a very fair price, uh, I'm not going to negotiate price, uh, at all from the $50,000 unless somebody comes out and they're able to, uh, help me after 40 years of experience to understand why I'm asking too much for the new company to make a profit, uh, I'm not lowering the price. So we're not gonna— I say 50, you say 10, and then, then you say, well, how about if we meet? I'm not doing that. It's— if I think this is a deal for someone If it's a deal for you, let's try to do it and make you some money, and I'll walk away and go from there. But if you'd like to know what kind of repair or something needs to be made, I'm more than willing to answer any of those types of questions. But the year I bought it, I don't know. You know how much the taxes are? I don't know. You can pull it up, you know, on the town's records. Okay, I don't have any pictures. You can come out, take a look at it. And if it's something that you can make money on, which I believe you can, I think there's a very fair profit in the property. Let's try to do some business.
All right, I like your style. Listen, Cliff, I'm really no good at negotiating, so the way we like to do this is I will just need to ask you some questions about the property, things like bedrooms, bathrooms, square footage, super simple stuff. And then after that—
Okay, don't pull the square footage, you can get that off the the, uh, the town's websites. I don't keep that information handy. I've had, uh, well over 100 buildings, properties over the years. I don't know the square footage of any of them. I don't know the bedroom sizes of it. It doesn't matter, I'm not living in them.
Understood.
You have an idea of some of those things in my own home. But I don't own any business. It's a business deal.
I got you.
Okay.
All right.
Yeah, 3-bedroom, 3-bedroom, 1-bath home. Uh, it's got, I guess, kind of a living room dining room combination. It's one big room, uh, with no wall. It looks like there may have been like an entryway at some point, but it's one big room now. It had a new roof on it 3 years ago. We were going to rehab it 3 years ago. We got started, put a new roof on it, a couple of windows, front and rear door. We started to do a remodel on the bathroom. We were going to tear it out. And that was right about COVID time or just after. And somebody just had to have the house. So we agreed to sell it back then and he never completed the deal. We're involved. I don't know. Are you from the area?
No, sir. We're based out of Phoenix.
Okay. We're— you've probably heard of the Buffalo Bills football team. We're buying out right near the stadium. So we're going from a very low rent. This one is a very low rent district. It was, you know, a home I bought many years ago, and that was the way that I did it. Now we're buying houses that the Buffalo Bills live in.
Phenomenal. Congratulations.
We've changed, you know, we've changed our strategy over 40 years. My son isn't interested in anything up in Niagara County. He lives down in the southern part of Erie County, so he's dealing that area. That's what he wants. I'm just assisting him. So this house is for sale, uh, 3-bedroom, 1-bath. I can't add any more bathrooms, uh, I can't make the house any bigger no matter how many square feet it is. Uh, the house rented for $800 a month. The fellow, the rent wasn't raised on them in about 8 or 10 years. Uh, I would say a fair rent Although I'm not sure the, the value of homes and rents, uh, it's in the news on a regular basis, at least every couple of weeks, because it seems just to be out of hand. Uh, uh, it has to be at least, at least $1,000 a month. Yeah, could very well be $1,200. I don't know. You'd have to do your own legwork on that. Uh, it needs a bathroom remodel. It needs a kitchen floor. Uh, the floor is there. It's, uh, in our area they're using, uh, uh, these rubber floors that are laid down, waterproof floors. Uh, that's there in the, uh, in the house. Uh, there's, uh Some of the items to remodel the bathroom are there. The bathroom, the toilet, the, the vanity are there. The kitchen cupboards were replaced a number of years back. I don't know when. The furnace is there. The last time it was used, it worked perfectly. There's no reason to believe that it doesn't today. We haven't had the gas on. I'm not sure the last time it was on. Uh, there is no air conditioning. You said you're from Arizona? We've never had a 100-degree temperature here in Buffalo. We don't have air conditioning in a lot of properties. This one does not have air conditioning, right? Everything works. Every electrical outlet works. That's what I can tell you. If you have some follow-up questions, I'm more than willing to answer.
You've been very thorough. You've been very thorough. So you've done a very good job of explaining to me everything I would need to know about the property. Now listen, I'm not the underwriter. I'm not the one who makes the decisions. But from taking a look, I can see that these houses are selling for between $20,000 $21,000 on the low end and $75,000 to $80,000 on the high end.
Okay, I guess this wouldn't be for you, but because the house right across the street just sold for $115,000.
Which, which house? Which house are you talking about? I can't see it.
I don't know the, the address, but it's on Duluth. It's on the corner of Rhode Island and Duluth. Mine is also on the corner of Rhode Island and Duluth. Across the street, and then there's another one right next to it on Duluth, sold for over $100,000. This might— it sounds like this one isn't gonna work for you if you're finding $21,000 homes. They may be— there are a couple in the area that are condemned. Those may be the condemned homes.
I'm just looking at everything that's sold in the past 90 days. I'm trying to figure out the ones you're talking about. I am seeing one if I go back a year that had sold for $118,000.
Is that on Duluth?
Nope, it's on Norman. If I'm looking at Duluth Street, I haven't seen anything sell besides one that sold for, let's see, we got this one at $104,000.
And that was, I don't know, you know what, it may be, it may be a Rhode Island address also, I don't know. Again, for me it's a business. I understand. It's a fun business location.
Either way, either way, Cliff, I really don't want to take more of your time. I understand you're a busy guy, and when I'm looking at what our numbers are gonna be, it's gonna be just, just way lower than what you're asking. So I don't want to waste any more of your time.
All right, I thank you very much.
Have a great day.
You too, Cliff.
So if you guys are watching on YouTube, my MAO for this property is $95. I almost had offered. I almost had to. But I figured that poor man might have a fucking aneurysm, and so I'm going to go ahead, we're going to mark this as a junk deal, and we'll call it that. MAO is my max allowable offer, Sabrina. Um, look, here's the thing. I can tell from the way that guy's talking, he don't want bullshit. It's not worth my time. The deal isn't worth my time. I would have to buy it for literally less than $100 in order for me to— in order for this to be worth my time, I have to buy it at $100. And even then, even then, it's gonna be a motherfucker to get sold because I'm looking at what's for sale. If I buy it at $95, I'm gonna try and sell this thing at like 20 G's, and there's all this other shit for sale that's not fucking selling, that's sitting on the market. Fuck it, bro. I mean, this would just be a headache. So, on to the next. All right, we got Stephanie, Warren, Ohio. Guys, the challenge is going well. Yes, my minimum assignment fee, the least I'm willing to do a deal for is give me $20 grand. Here's the thing, it takes the same amount of time to close a deal for $100,000 as it does $5,000. I'm gonna spend my time closing the $100K deals. I'm not gonna fucking waste time with the— Stephanie just texted me, please text me. Don't mind if I do. Hello, Stephanie. My name is Tyson Smith. It looks like you filled out some information on my website about selling a property on Eastland Avenue. Were you still interested in Selling this place? Send. All right, we'll do it your way, Stephanie. I'll call you back. There we go. That's what I'm fucking talking about. Call me back. Alright. Let's call Jerry. Let's see about this land in Tennessee.
Hello?
Hello, Jerry?
Yes.
Hey Jerry, this is Tyson. We were speaking about the land over on Suck Creek Road.
Yeah, I had you on my mind a couple of times today, man. Uh, I read that thing and, you know, everything sounds all right, you know, everything. Uh, I'll get it back to you tomorrow. I'll send it to you. I'm at home now. I ain't got no way to send it to you right now, but— I need your fax number. We need to get your fax number, I guess. You got one?
Um, I don't. Let me see about an inbound fax number.
Um.
I sent that to you using an e-fax. I actually don't have a fax machine. I got to see if I can receive faxes. Um, is there any way that you'd be able to scan it and email it back?
How about scanning and email? No, she said she can't do that, she says. All right. Uh, what I can do is, uh, um, let's see, we can, um, uh, let's see. The only way she said we can do it is to give you a fax.
No problem. Here's, here's what I'll go ahead and do. Let me, um, let me call, uh, let me call my UPS store real quick and, uh, I'll get that fax number so they can go ahead and send it there and I'll pick it up there.
Okay, man, I appreciate it, bro.
All right, appreciate you too, Jerry.
And you know, if you can speed it up on things. I'd like to get, you know, everyone know this, I'd like to, you know, get it done as soon as possible.
Well, hey, the, uh, the, the sooner we get that paperwork back, the sooner we can get title opened, and, um, the sooner we can get this done.
Hey, hey, brother, I went into my safe yesterday and I, and I found the, the deed to that property. So, you know, I've got, I've got the physical deed, you know, to it. So, you know, there's no problem about that. I found the deed, it was in my safe.
All right, sounds good.
Yeah, so I've got, I got the deed and everything, and I was just, uh You know, to me, uh, you know, the sooner you can wrap things up, the better. I mean, are you going to be trying to sell it and to someone and then sell— then, uh, buy it from me? Is that what your plans are?
I'm sorry, what's that?
Is your plans to sell it to someone and then buy it from me?
—So we're not sure on our property. Like, this is where we need to go take a look at it and see the location. We send our inspectors out there. That's how we'll figure out what exactly we— what it is we're going to do on it. Oftentimes on deals like this, we'll end up partnering up with an Airbnb company. Are you familiar with Airbnbs? —No. —So Airbnbs are basically— they're kind of like hotels, but they're just houses. So they're houses that people will rent out for like the weekend or whatnot. And so there are these companies that build these great big nice houses and then they just rent them out daily like hotels do. And, uh, with something like this, I think we'll end up partnering with one of those companies. So we'll go in on the deal together and build a, build a new, uh, like basically a vacation spot for people to go to.
And that would be nice, you know, to have it from the river and everything like that, you know. It's got a real good view of the river and, you know, so what I was thinking is, well, you know, the sooner the better. All right. I don't like to think about it a whole lot. Makes me want to probably think different than doing it, you know what I mean? So if we can, I'd like to go ahead and wrap things up as soon as we possibly can.
Okay. All right, sounds good. Well, hey, like I said, let me, uh, let me call and get this fax number back, and then the sooner we can get that, that paperwork back from you, the sooner we can get it done.
Okay. All right, you, uh, try to think of, you know, what's the— you know, how soon you can get it done for me. Let me know. I'll put you on hold. We'll clean them up. We'll make sure we do things we can, okay?
All right, sounds good. All right, I'll give you a call back shortly with the fax number.
Oh, appreciate it, man.
All right, bye-bye. All right, boys, time to figure out how the fuck to receive the fax because apparently we are time traveling backwards, but we're buying this man's plot of land just outside the Tennessee River for 90 G's. All right. I'm not sure, Johnny. I don't know exactly how many people I contact today. Are you Irish? I don't know. Have you ever tried Grant Cardone University? I have not. E-fax should be able to receive. I'm not seeing anywhere of where I'd be able to receive a fax. I'm only seeing send. Can you receive faxes on eFax? Send and receive faxes online. All right, hold up, hold up, hold up, hold up, hold up, hold up. eFax customer service. Chat with an agent. Chat with an agent. Okay, we can call them here. All right, chains are right here, bro. Yes, sir, just like Mike Tyson.
Okay, S-E-Y-S-O-N?
No, no, no, T. T as in, uh, Tango.
T-E-Y. T. T. Okay, I'm sorry. T. Yes, sir. T. T what now? T-Y.
Okay. S-O-N.
Yes, sir. Okay, I got you from there then. All right. And, uh, let's see, what's your fax number?
Uh, it's gonna be 1, 4, 8, 0, 8, 0, 0, 6, 6, 0, 2.
Okay, and now what's your address?
It is gonna be—
yeah, absolutely.
Are you ready?
Yeah.
All right, give me a sec, I gotta figure out the company address real quick. I don't remember it off the top of my head.
Give me your home address and your company address if you don't mind. I'd like to know how for sure if I needed to, how to get in touch with you if I had to. Nothing personally, but you know, if I can, I like to be in touch, know how to stay in touch with people.
Yeah, absolutely, absolutely. Um, thank you. All right, let me get that pulled up for you. Uh, all right, I can give you the home address right now.
Okay. Okay, okay, I think I can write it down on this piece of paper. Oh, okay, what is it? 1084.
Yeah, okay, okay. And then that's also Phoenix, Arizona. Phoenix is P-H-O-E-N-I-X.
Phoenix, that has to be Arizona, right? Yep. A-R-I-Z-O-N-A, is that it? That's it. And then your zip?
85008.
Okay, 85008, that's it. Okay, okay then. I got you down here and this is your office or what? Yeah, office. I'm gonna put her office and business. B-U-S-I-N-E-S-S. Business. And that other one is your home, right?
Yeah.
Okay, okay, my buddy. I'm putting that here, writing this down. H-O-M-A. Okay, all right then. And, um, you know, give me— you can call me back, or if you— as soon as I fax this your way, I can give you a ring. And, uh, what— give me your phone number again so I know what you gave it to. I could look it up, but you might give me your phone number so I can— No worries, I'm waiting on you. What is your phone number?
480. Okay. 400. Okay.
Bear with me and I'll send that paper back to you.
All right, okay, I'll give you a call as soon as I get it, as soon as I received it.
Oh, a good deal. And, uh, do you have about an— you have an idea about how long it might take to make this happen?
Um, it'll be about 30 days.
Around 30 days? Yes, sir. Okay. Well, okay, okay. All right then. Well, you know, do everything we can. I just, you know, I'll, I'll send this to you and be waiting on your response, okay?
All right, sounds good, Jerry. Excited to do some business with you. Thank you.
Excellent, sounds great. Me too, man. Thank you, thank you very much. Thank you.
Be in touch soon, Jerry. Bye-bye.
Thank you.
Okay, fuck's sake. What time is it? 2 o'clock. What— when is my meeting? I know I need to call that girl at 3, but I know I have a meeting meeting after that. I think it's at 3:30. Yeah, okay. So we still— we have another hour to bust this out. All right. So this is accepted. Wait for that to come back. I got to call this person. I made her an offer. Let's see if she's still counting on that. Yeah, John, bro, some people seem like tough cookies at first, but you just call them several times, you have some conversations with them, they understand that, okay, yeah, what he's saying makes sense. And yeah. Hello, D'Angela? Yes. Hey, D'Angela, this is Tyson Smith. Um, we had spoke last week.
Yeah, we did it. Yeah. And I'm getting offered $16,000 more than what you did. What's that? Which you received. $16,000 more. You received?
Oh, you, somebody offered you $16,000 more than what, what we did? $16,000 more.
Oh, gotcha. Than what you had. Well, congratulations. And I signed the contract, so. As you should. I'm good.
Well, good deal. Amazing. Alright, well, hey, I'm glad to hear that it worked out even better for you. That's it? Damn. Alright, so somebody offered $16,000 more than we did, they signed right away. I'm not gonna lose any sleep over that. We'll move it, offer rejected. I'll create a note, seller said she would was offered $16K more and signed. Follow up in 30 days and see if it closed. Always do that whenever somebody says that they signed another agreement or something like that, and I know it's going to be more than likely a wholesaler, then I always make sure to check up in 30 days because a lot of wholesalers have no idea what the fuck they're doing, and they lock shit up for too much money and then can't sell it. And they're just playing with sellers' livelihoods. Now, it happens. Sometimes people just underwrite poorly and they make mistakes they don't even know. That's part of the game. But, uh, if you want to learn how to wholesale the right way, make sure you go check out www.wholesaling101.io, which is my introductory program to show somebody how to get their first deals. It's got video modules about every single part of the process from What is wholesaling? 2, how do I find leads? 2, how do I turn those leads into signed contracts? What conversations do I have with them? How do I find buyers? Everything, um, as well as weekly calls with me myself in a group setting. So every single Tuesday we jump on a call, I figure out what's going on, what do you need help with, we make personalized plans for you. Anyway, you can learn more about that, wholesaling101.io. Right now I'm running a special, use code I'm ready. Imready, all one word, for 50% off. All right, do we have the follow-up? 30 days, create a little follow-up task, and it's on to the next one. All right, did Stephanie text us back? No, Stephanie did not text us back. Okay. Why do I have 4 things to follow up with today? Okay, him, I know that. What is this Shane? What is this?
Ah.
All right, we need to follow up this guy in another week. What else we got? Who is this? Let's see. Connor, yes, I have done seller finance deals. That's the way I purchased my rentals, which I've since sold. It is a great way to get into some investment properties, but I will say, when people say getting a house for free or $0 down seller finance, Very rarely ever works out like that. Almost always they're going to require a down payment. Mine have ranged anywhere from like 10 to 40 G's that we put down. We have negotiated $0 down before, but it's definitely a more extreme circumstance. But seller finance is great. Only, really the only form of creative finance I like to do. Yo, what is up, Ryan? Guys, if you guys don't know, Ryan Zolan is a beast. He's another wholesaler/real estate investor here out in Arizona. Dude's an absolute fucking dog. And he has— guys, he has— the way he wholesales is all on market. So how I'm calling people who their houses aren't listed on the market, Ryan is reaching out to people who are on the market, and he has an amazing system that like allows you to double dip on commissions and wholesale fees. It's fucking brilliant. So I highly recommend you check that out. But Ryan, to answer your question, we're on day 6 right now. I've got 4 deals locked up. It's going to be— it's already somewhere like $100,000 to $150,000 projected profit. So we are fucking making quick work of this challenge, bro. Quick work. All right. This person didn't answer. We're just going to throw them back in the lead bucket. Yo, yes, Ryan, absolutely, let's do it. It'd be really fun to go live and kind of talk to people because most of my people who watch, they're only familiar with the off-market stuff, and I think they'd be really interested to hear, you know, what you're doing. Definitely text me and let's set up a time that we can do a live. But guys, it just goes to show there's so many ways to make money in real estate, even in wholesaling real estate. There's tons of different strategies, and what I will say is they all work. It just depends on which one you invest into and stay consistent with, right? The problem goes where people learn what I'm doing and they're like, okay, I'm gonna buy deals off market, do this and that, and then they see Ryan and they're like, oh dude, he's got this MLS thing, that looks badass, which it is. But you need to pick one thing and stick with it until you're repeatedly making money, and then you can start adding on these other things. Pretty soon here, I gotta start, I gotta take a page out of Ryan's book. We gotta start doing these MLS offers that he's doing, 'cause that shit looks dope. No marketing spend. It doesn't cost any money to fucking find these houses, so that kicks ass. Connor, me and Ryan have done a podcast. I can't remember what episode it is, but if you look up Tyson Smith, Ryan Zollin, The Rebellion, the episode will come up on YouTube. You can also find it on Spotify and Apple Music. Music podcast, whatever the fuck it's called. We had a really great conversation. All right, would it be worth to go— would it be worth it to go to a home with high equity? What do you mean, Fatty P? Like go make an offer on the house? What are you talking about? All right, who is this guy? DeLon says he's a pending contract, is up on Monday, so call him back. Ben, okay, let's see what's up here.
Hello?
Hello, Daylon?
Yeah.
Hey Daylon, this is Tyson Smith. Uh, we had spoke last week. I was interested in that property over on New Orleans Avenue.
Okay, I think everything has closed, sir.
Oh nice, so the property is good. Oh phenomenal, okay, well hey, congratulations.
Alrighty, I appreciate you, thank you.
Hey, you too, you have a good one, bye-bye. Alright, bye-bye. Beat to the punch. We'll go ahead, we'll mark this Dead and sold. We weren't quick enough on the draw on that one, ladies and gents. That's what happens. Oh yes, Fatty P, I'd absolutely make an offer. Absolutely. I don't think he's lying. All right guys, real quick, it is time for a piss break. And when we get back, we're gonna hop on the dollar, the dollar, we're gonna hop on the dialer and we're gonna rip some cold calls. Stay where you are, ladies and gentlemen. We'll be right back. All right, dialer. Tyler, Tyler, did you, did you, are you a new subscriber? Welcome, welcome to the, to the elite status member, gold, diamond, platinum, black card holder of the finance team, if you are. But Tyler, I use Podio. I have a custom-built Podio that we run. Definitely W, Tyler. Have you sold any seller finance deals? Yes, yes, Nathan, for you, yes, we have. 3% interest on a 12-unit, that could be— I mean, I don't know, I'd have to see the deal. It could be alright depending on the purchase price and everything. Favorite Billie Eilish song? Dude, Billie Eilish kind of fell off, man. She used to have some bangers. I can't even remember any of the names. That one with JB is obviously a banger. Um, Bad Guy, banger. Ocean Eyes, banger. What's some of her old stuff? I really liked her old stuff. I can't remember them though. The fuck were the most popular Billie Eilish songs? What are they, bro? I don't remember any of these fucking songs. Oh bro, why are you going to give me starting at the— dog, I don't know fucking any of these songs. All right, you got me sidetracked. Fuck the Billie Eilish songs. We got to start making calls. All right, me and my boy are 18. We want to split a down payment for a condo semi-close to ASU and rent it out. Bad or good idea? Um, as long as it's gonna cash flow, I'd say good idea. Ocean Eyes. Yeah, bro, that was a banger. That was a banger for sure. But what was like the old songs? Like, like, what was her like first songs that started blowing up? I'm drawing a huge mental, mental blank here. Does anybody remember? If I went on Spotify, I'd be able to find him. Chris, do you ever see yourself opening another office in another state? Um, probably not, man. I don't think there's any reason for me to have two separate— like, geographically, it just doesn't make sense. Like, we're entirely virtual. I really, I mean, I'm not going to say never, but I don't, I don't know there's any reason to. Good for you. Oh, that's a fucking banger, bro. I thought that was Olivia Rodrigo. Kevin, hey T-baby, what do you typically look for in a dude? So in a dude, I'm looking for somebody that's driven, somebody that takes care of themselves, somebody that's disciplined, somebody with goals, things of that nature. Like, you know, for friendship and whatnot, I definitely want somebody to be on the same level, the same wavelength of like, hey, we're here to get shit done. And then also a sense of humor, definitely. Yeah, dude, here's the thing, Tyler, Podio isn't perfect. It has its downfalls, but it's very customizable. The development on it is fairly cheap relative to other platforms. It's the best one I've ever used so far. Yes, Cadence's boyfriend, we are ripping calls. We're about to run the dialer starting now. This, ladies and gentlemen, is fishing right here. We're just running the dialer, just— Who's Matt? Hey Matt, this is Tyson. I just want to give you a quick call and see if you were still looking at selling that property over on Weldon Avenue.
No, I never said I wanted to sell that property. Oh, gotcha.
Looks like, I mean, it must have been a long time ago. Looks like at one point you had spoke with our assistant and said you might be interested in a cash offer, but if you change your mind, no problem. Alright, thanks. Have a good one, Matt. Yo, congratulations, D. That's amazing. I love to hear it. I love when people implement on the shit I tell them to do. All right, we're gonna throw this guy 90-day hibernation. He's not interested right now. We never know in 3 months though.
Your call has been forwarded to an automatic voice message.
No answer from Homie, since I don't have any buyers, I tapped in my network. Who has a buyers list to JV? D, depending on the deal, I may JV with you depending on where it's at. How much for Batch Leads? They've got different memberships. It depends on which level. I think the basic one's like $100 a month maybe. Cadence, yes, I spoke with that man and he is faxing the contract back to me tomorrow. "That Zyn better be 6mg." It is. "I'm sorry, the person you were trying to reach has a voicemail." I don't have any hate in my heart for the 3mg homies though. People like to enjoy their nicotine in different fashions and that's cool by me. Nikita, the MAO Excel sheet, very easy to make. Very, very— Hello, Reina? Yes. Hey, Raina, this is Tyson. I just wanted to drop in and see if you were still looking at selling that property over on Pal Lane. On what lane? Uh, 8673 West Pal Lane.
Palm Lane.
Oh, it must have— it must have not got inputted correctly in my system. Yeah, Palm Lane makes more sense.
Oh, like Pal Lane. No, I'm not. I'm not looking sell right now.
Okay, gotcha. Did you maybe have any other properties you may be looking to sell?
No, I don't. Sorry. Oh, no problem at all.
Well, hey, Reina, I do appreciate your time today. Uh, thank you for, uh, taking the minute to speak with me. I hope you have a great rest of your day. Okay?
Okay, thank you. You too. All right, bye-bye. Okay, bye-bye.
What a sweet lady. Okay. Shad, no, I'm using smartphone.io's dialer. However, Batch's dialer is really good for a beginner. The only reason why I'm using smartphone.io is because it's integrated into my system. Before I used Batch dialer and I liked it. Do you lock up that Longmont house yet or is that tonight? I don't remember, which house is that? Taylor, we threw on that 90-day for show for show. How many zin a day? I don't know, it's kind of a lot though. I need to quit nic, it makes my anxiety really bad. So Connor, as somebody who has used nicotine pretty much my entire life starting at 14 years old, I found quitting nicotine to be really easy. What really worked for me was replacing the habit with gum. So any single time, like if you look at your days, you probably have time with like you crave nicotine. So I realized that in the morning I wanted nicotine, when I was driving I wanted nicotine, when I was working, like when I was making cold calls, I wanted, I wanted nicotine, and when I was playing video games I wanted nicotine. And is what I did was replaced it instead with chewing gum. So I would have packs of gum by my nightstand, I'd have packs of gum in my car, in my office, uh, and where my— where I play video games, right? And then any single time I got the urge, instead I just replaced it with putting a piece of gum in my mouth. And anytime I got an urge, even if I just put a piece of gum in my mouth 5 minutes ago, I would fucking put a new piece of gum in my mouth. I was chewing like fucking an entire pack of gum every single day. And after like a week of doing that, I was good. And then I, I didn't have any nicotine for like shit, like 6 or 7 months. And I also like, I didn't have any bad— like, it's not like I had headaches or like was moody or anything. Like, I don't know, man, I've been a daily user of the product for quite some time, and I know not everybody has that same experience, but I would really try the gum thing. Oh, the Colorado JV deal. Yeah, D, so he called me back and was like, hey, I talked to my partner, I love that deal, he doesn't want a JV, but I have this other one that you might be interested. That's just me, I would be interested in JVing it. I took a look, looks like a good deal. I'm waiting for him to send me over the paperwork to make sure it's good. Do you have a link to your MAO formula on Excel? JS Move, no, I do not. Guys, this spreadsheet is super easy to build yourself. There are other ones out there. If you want this exact one, it is included in Wholesaling 101. Yeah, bro, I'd be ripping the zins. Explain True People Search. True People Search is just a free skip tracing service. The data isn't very good, but If you don't have the money to pay for skip tracing, it's a good place to start. Yo, what's up, I Fix Bad Credit? How you doing, brother? Thank you for the gift, my dog. But guys, I do want to say you do not need to send gifts or anything like that.
Hello? Hello, Kathy? Hello?
Hello? Hi, Kathy. Oh, yeah. Hey Kathy, this is Tyson. I just want to give you a quick call and see if you were still looking at selling that property over on Central Avenue. No, it's done.
All right, thank you. Oh, gotcha.
Thank you, Kathy. Okay. Oh guys, as I was saying, do not feel the need to send gifts or anything like that on the live. If you guys want to support, the best way is to click the screen and give it likes. It's absolutely free. That helps me the most. I do not I do not need your guys' money to donate, so send that. Okay. And then he sends a galaxy. That is fucking insane. I've never seen some shit like that. Thank you. But for real, you don't need to do that. Hey man, I really want to do what you're doing. Do you have any coaching or have any interns? I don't have interns, but I do have several coaching programs. You can learn more about them. The link's in my bio. All right. I appreciate you. I fix bad credit. We— let's JV a deal for sure, man, for sure. All right. Hello? Hello, David? No. Hey David, this is Tyson. I was just giving you a quick call to see if you were still looking at selling that property over on Osaga Avenue. Damn, he hung up. Alright. Oh, is Meredith— did she make an appearance? Everybody say hi to Meredith. Alright. No, I do not still do any text marketing, brother. Yes, Nolan, this right here is a fresh clean tea. Yes, Muslim Dawn, Eric Klein is a beast. I'd like to meet him, him and his partner Tony Montblano. They're both beasts. Follow him on Instagram. Hello? Hello, Sherelle? Yes. Hey, Sherelle, this is Tyson. I was just calling to check in and see if you were still looking at selling that property over on Race Street.
Um, I currently am, but not right now. I won't be able to sell until after June.
Until after June? Yes. Okay, so should I give you a call back in June and then we can go ahead and get you an offer for it?
Yep, that works for me.
All right, sounds good, Cheryl. We'll go ahead and we'll speak then, okay?
Okay, thank you.
Thank you, bye-bye. All right, let's go in here. Let's, uh, let's see if we spoke with her before. All right. Alright, we'll give her a call in 30 days. Cool. Alright. Dinner stream at 20K likes. Um, I don't know. Let's ask Meredith. Meredith, how many likes for a, uh, well, oh shit, never mind. We can't do the dinner stream because Meredith has actually said that she is gonna cook dinner for me tonight. She said she's gonna make this, uh, what is it, some spaghetti and like bolognese sauce. Which I'm super excited for. Dude, Meredith made the tastiest smoothie I've ever had. Ever tasted, I didn't eat the whole thing. She's lucky I didn't. She made the tastiest smoothie yesterday. What percent of ARV do you sell your novations at? We're typically selling them, well, here's the thing. We're picking them up at like 85% of as-is value, not of ARV. ARV. Yes, Brandon, we got the notary over there. We got the documents signed. How do you find motivated sellers for free? So, Ladi, like anything in life, money makes a lot of things easier. That's not to say you can't find motivated sellers for free, but it's going to take more of your time. If you want to find motivated sellers for free, here's what I would do. Number 1, door knocking. Go around neighborhoods, knock on the door. Hey, would you be interested in selling your house? Do that, go find 20 people who say they're interested, get their phone number, let them know you'll call them back with an offer. Number 2, call title companies and ask if they have any lists of pre-foreclosure properties that you can start calling. Some of them will provide you with a list of the pre-foreclosures the next 30, 60, 90 days with their phone numbers so you can go ahead and start calling those. Those are the 2 best ways. Alright. Yes, I have buyers in Buffalo, D. Yes, Camo, we actually spoke with Jerry. His name's Jerry. We spoke with him earlier and he is gonna fax us back the contract. He has agreed to it. So we're gonna pick up that deal as well. Which, that one is either gonna be like only a $10K deal or it's gonna be like a $50K deal. I'm really not sure.
Please leave your message for 7.
Um, Isaac, wait, I don't know exactly how much money we're at because we still have to get all these, like, the photos back and all kinds of other stuff, like, before the properties are marketed and we know exactly what we're selling. But I think we're at like at least 100 G's on the high end, like 150 G's. So we're doing pretty all right. Connor, thank you for the roses, brother. I appreciate it. Again, guys, do not feel like you need to donate or gift.
This is Alyssa.
Hey Alyssa, this is Tyson. I was just giving you a quick call to see if you might be looking to sell that property on Oakhurst Way. No, I'm not. Okay. All right. Well, hey, I do appreciate it.
Okay, thank you. Thank you. Bye-bye.
Dude, the problem with the dialer is it doesn't like have a tone or anything when somebody picks up, so I can just kind of see, and then it has a little bit of a delay, but I feel like I oftentimes am like talking to the chat at the beginning of these calls and people are probably like, what the fuck? It's alright though. Alright, challenge is going very well, man. On the list, does it have the phone number? That's something you'll have to ask the title company, brother. Alright, what's the best advice your dad gave you before you owned half the company? I can't think. He didn't like sit me down and we didn't like have a cigar and a glass of bourbon and just like instill advice into me. Hello? Hello, Michael? Hey Michael, this is Tyson. I just wanted to give you a quick call to see if you were still looking at selling that property on 159th Drive.
If I still— if I'm interested in what now?
If you were interested in selling that property. Oh no, no, no, no. No. Oh, gotcha. No, I'm not. All right, well, do you maybe have any other properties you may want to sell?
Yeah, in other states, but not that one.
Okay, we, we actually do buy properties in almost all 50 states.
Okay, well, I got your number here, Tyson. I'll do— you talk to my wife and I'll get back to you.
All right, sounds like a plan. I appreciate it, Michael.
Okay. All right.
How do you find cash buyers? Law D, I've got videos on YouTube going over that exact topic, bro. In fact, one of them might have dropped today. What video drops today? Oh, one already dropped. It's— what is this? Wholesaling real estate is a phenomenal way to make a lot. All right, I need to change the title on this because I don't like it. The new video dropped 2 hours ago, by the way. It's right now titled How to Make Six Figures in Wholesaling Real Estate, but I'm gonna change it because that's not what it's about. I'm gonna change it to How to Get Your First Wholesale Real Estate Deal. Guys, if you guys want to learn my exact advice on how to to go get your first wholesaling real estate deal, go check out my most recent YouTube video. It's 8 and a half minutes long. It's a fucking banger. Go check it out. You'll love it. And if you do go check it out, make sure to leave it a like and comment on that video so more people get to see. All right, my first deal, we made $15 grand on it. In fact, I just posted a TikTok video. It's maybe like 10 or 15 videos down about the whole story of that first deal. Go check that out as bro, we got you. All right, what was this guy? Oh yeah, not really interested, whatever, we'll just keep him in the lead bucket. All right, no, it was in Arizona, it was in Ajo, Arizona. Kenneth, I know this is off topic, just curious, what's your diet? So Ken, right now I am cutting, so I'm only eating 2,100 calories a day. My diet looks like this, it's pretty much the same every single day. I I wake up, I have 4 Kodiak Cake waffles. They're just in a fucking thing, I put them in the toaster. It's like 460 calories, there's some protein, there's some carbs. That's my pre-workout. After that, I go to the gym. Then it's just Zinz and carbonated water until about noon. At noon, I will either eat half a pound of ground beef, half a pound of sirloin, or half a pound of chicken and 46 grams of uncooked rice, which comes out to be about 100 grams of carbs. Cooked rice. That's my lunch. It's gonna be about 500 calories. I just eat it plain, nothing else on top of it, no sauce, any shit like that. Then for dinner, I'm gonna have either a pound of ground beef or sirloin steak or chicken breast, and then an entire cup of rice or 4 ounces of pasta. And that is pretty much what I eat every single day. And then at the end of the day, I have about 250 calories left over, and with that, I'll have some Smart Sweets, maybe some popsicles, maybe some fruit, maybe a protein bar, something like that. And that's pretty much what I eat every single day. No angle, nothing, no sauces. You do— sauces have a deceptive amount of calories. All right, when you cycle off TRT, did you shoot blanks? Genuinely curious. I've been shooting blanks like the entire time you're on TRT. It makes you infertile. Okay. Nice hat. Thank you, I appreciate it. I want to start so bad, but I need help finding and skip tracing, then I'm good. Bro, I got videos on all of that, man. My YouTube channel will be everything you need. Connor, TRT is absolutely worth it if you need it. If you go get your test levels checked and your test is normal level, then you're fine. I wouldn't recommend getting on it, but mine was super low, so I needed to be on it, and it's helped my life a lot. Did your dad look at the church property from earlier? I don't believe he has. I haven't gotten an email back from him. I haven't talked to him today either, so I don't know. Oh no, I'm out of fucking LaCroix.
Call has been forwarded to an automated voice messaging System.
All right, one sec, need to go re-up on LaCroix. All right, what's the name of the league? All right, we'll call him right now. All right, don't worry guys, we have LaCroix. Better news, um, my weekly subscription of Liquid Death came in, so we can, uh, start ripping the unflavored sparkling water, which, if you guys didn't know, is the preference.
All right.
Hello?
Hello, Rajeev. Hello, who is this?
This is Tyson Smith. I believe you spoke with Mitchell earlier about the property of yours over in Hobart, Indiana.
Oh no, I haven't talked to anybody. No, uh, I just— yeah, I just, uh, she texted me. I think I just picked it up, that's all.
But nothing else. Okay, well, were you looking to sell that place?
Yeah, I'm driving now, so can you call me—
can I call you back? Yeah, absolutely. All right, take care. All right, thank you. The fuck? What a fucking tweak, dude. All right, okay. What app are you using to call? Smartphone.io. Any VoIP works though. All right. What's up? I got another lead for you to call. Um, I think Ryan sent him a contract and he's been trying to call Ryan and text him. Okay. But Ryan's not answering, so if you can call and just be like, hey, who is it? Ryan's out of the office. Samuel Segrain. Okay, Samuel Segrain. All right, I'm gonna text. I just called that Rajiv guy, he fucking tweaked out. Really? He's like, yeah, well, I talked to him. He's like, yeah, I'll call you back later. He's like, I texted somebody, and I was like, oh, you— but whatever, it's all right. Yeah, so 105 Southeast Trillium Drive. All right. Yes. Yeah, that's— Mitch was just telling me. I'm about to call him.
That's why I just told him to call.
Just say Ryan's 'Cause he's trying to get a hold of Ryan. He said, hey, we saw your text, Ryan's out of the office. Just wanted to reach out and get him on the finish line. All right. Do you get taxed after a deal? Yes, it's earned income. Guys, we live in the US of A, the greatest country on earth, but goddammit, do taxes suck. Yes, you have to pay taxes. Why do people go to college for a real estate degree if you can get it in a much shorter amount of time? I agree. I don't fucking know, man. I don't know. Alright, we texted this lady back. Yo, Purple Panda, thank you for subbing to the YouTube channel, bro. Okay, um. Hello? Hello, Samuel? Yes. Hey Samuel, my name is Tyson Smith. I work at We Buy Homes Cash. I believe you were speaking with Ryan about this property you were looking to sell on Trillium Drive. Yes. Uh, so Ryan is actually at a funeral today and is out of office, and I saw that you were looking to reach him. I was just wondering if you had any questions I'd be able to answer for you.
Oh yeah, well, me and Ryan, we had a deal. Uh, you know, I was just calling to let him know, you know, because my wife, my wife, she, she, she's out of the country now, but she'll be back on the 11th, and I was just wanting to let him know Is he still interested in the 11? We can seal everything.
Yeah, yeah, we're absolutely still interested. Uh, so you've already signed and now we're just waiting for your wife to sign?
No, no, I haven't signed yet. Uh, I didn't, I didn't sign the deal right away because my builder, because I'm building another home. Yeah. Uh, he was having a supply chain issue, so now that's been resolved for my wife. Have family emergency that she had to go to. Uh, she, you know, she coming back from Africa. She'll be back in the U.S. on the 11th. And, uh, if you guys can print all the documents with the deal that me and Ryan agree on, we can put it through, you can get it, we can get it done on the 11th.
Okay, so you'd like me to, you'd like me to email you just a PDF of the document so you can send it to her?
Well, I mean, uh, because, okay, I said if you guys can prep everything, you know, I mean, you can send it, but we can— me and my wife can— we can finalize everything on the 11th because she will be— she'll be in country, she'll be available. I mean, she actually called me on the 10th pretty late, but she let me know she will— she'll, uh, get some rest And now on the 11th, we, uh, and then we'll review everything. Okay. And, you know, and that's it.
Okay, I understand. So, so wife gets back on the 11th, so you want to see everything prepared so when she gets back we can have it all sent over and get it done then? Yes, exactly. Okay, yeah, um, yeah, I think that's something we can do. I'll go ahead and put a note in here, um, for Ryan to have that all ready for you on the 11th.
Okay, yeah, on the 11th, send it, send it through and we'll get it done. Let him know there's a deal. All right, you know, all right.
Okay, I will let him know. Samuel, I appreciate you, uh, reaching out and, um, I'm glad we were able to get this done for you.
Yeah, yeah, thank you, thank you.
All right, sounds good. Well, we will, uh, you'll, you'll hear from Ryan, and if Ryan still isn't back from the funeral, then you'll hear from me on the 11th.
Okay, now, uh, is it your, uh, your direct— is that your office number?
Yes. Well, so this is my, this is my personal office number, uh, but you can also reach Ryan at this number.
Okay, yeah, because that way if I need to talk to, talk to somebody from your office, I just need a number, you know. Yeah, a reliable number that I can call.
Absolutely. Yeah, you can call this number and I, I'll pick up pretty much All the time, unless I'm asleep. So I'm available pretty much all the time.
All right. Well, I only call you during business hours anyway. I'm not going to call you after work hours.
Okay. I appreciate it. And your name again? My name is Tyson Smith. Smith. Okay.
I'll say Mr. Smith. Okay. All right, sir. Thank you. Hopefully we can finish around 11.
Yes, absolutely. Thank you. Okay. All right.
Thank you much. All right, bye-bye.
All right, that looks like a good little deal for Ryan. All right, that'll be some good news. Um, I'll go ahead and send Ryan a text. I know he's at a funeral and, uh, that's never fun. Um, but, uh, we'll go ahead and give him that good news. Cool. Guys, I wish I typed 90 words per minute. I'm at like the 70-80 words per minute. Me and my boys, like my IRL friends, like my high school friends and shit, we used to have competitions all the time on like words per minute typing tests, and we would just go back and forth trying to see who could get the most. And my one boy, Ryland, he fucking— he sent in a 90— I think it was like 93 words per minute. The other day. So he's currently, I think, the top dog in that arena. Homie could go work in a 9/11 dispatch call center. Fuck that, bro. I would never want that job, man. That's so much bad vibes, just answering police calls all day, just hearing about the worst shit that's going on in an area. Don't want those kind of vibes in my life.
All right. Your call has been forwarded to an automatic voice message system. 3, 3, 3.
Klee, are you just in the chat stirring up trouble again, man? I'm sure you are. I respect it though. I respect it. How many deals this month? La dee, we are at, I've got 4 deals myself and then I think we have another 3 or 4 through the rest of the people. So we're at 7 or 8, something like that. Okay, so Stephanie still not answering the phone. That's fucking annoying. Sorry, let's jump back on the dialer. Let's fucking get rocking. Oh dude, I've had a wonderful day today. How about you? Hello, Dennis? Yes, yes. Hey Dennis, this is Tyson. I just wanted to give you a quick call to see if you're still looking at selling that property on Pershing Avenue. Yeah, not right now, man. Thank you. Oh, thank you, sir. All right, okay. At this pace, 300 plus, uh, dude, we're gonna smash the 250 gold, that's for sure. I don't know how much it's gonna be. I'm not gonna put any numbers on it, but we're gonna smash that 250. Gross, I just burped. Sorry about that, boys. Do you use Google Ads or Facebook? Both, brother.
Hello?
Hello, Maria.
How can I help you? Hey, my name is Tyson.
I was just calling to see if you were still looking at selling that property on Tenney Avenue. Guess not. Alright. What source you using to find the numbers? So, Ladi, I run Facebook, Google, Instagram, YouTube ads. They basically say, hey, wanna sell your house fast? Click this link. And then they go to my website and they fill in their information. They give me their name, their address, their phone number, their email, some information about the house, and they submit it. And they say, okay, hey, thank you for submitting your information. A representative will give you a call shortly and we'll have a cash offer for you. That's how I'm getting their numbers. All right. Okay. How much do you spend on ads? Depends on the month, depends on the channel. Um, also my ad spend is relatively low compared to how many deals we're getting, and that's just because I've got partnerships with different like ad agencies that send us leads for free and we pay them when we close the deals because we're just, we're that good. But out of our own pocket, we're spending about 30 Gs a month on ads. Oh, Dietrich, you are way off, brother. What percent do you get on these deals or how do you make money? Asher, I own the business. So I make everything after expenses. Dude, Dietrich, I mean, by like next year I plan to be spending like $100,000 a month on ads, dude. Guys, the more money you spend on ads, the more leads you get. The more leads you get, the more deals you get. It's just a slot machine, bro. Once you have a good dialed-in sales system and your marketing is on point to where when you spend more money it gets more leads, all it is is a slot machine. Every single time I pay fucking maybe $30,000 a month to spin that slot machine, but it's gonna spit out fucking $250,000. $100K. All of a sudden, if I'm spending $100 G's, now it's going to spit out $500K or $600K. You see what I'm saying? This is scaling. Why did you stop your cold calling and texting? So the reason why I stopped cold calling and texting is because I sat down with my friend Drew Carroll of LeadZolo. Drew Carroll owns a company called LeadZolo. He's a very, very— he's a brilliant marketer. And he was going through— he did an audit of 3 different very large wholesale companies. And he looked at their, their texting ads, their, their, their cold calling ads, or their— I'm sorry, their texting leads, their cold calling leads, their Facebook leads, their Instagram leads, their Google leads, their YouTube leads. And he found that the industry average on these texting and cold call leads is it's going to take 70 of those leads to turn into one deal. Whereas with these inbound sources, it took like 20 leads to turn into one deal. So you have to work almost one-fifth the amount of time of these leads in in order to get a deal as compared to texting or cold calling. Not to mention that they found that an average cold call lead, from the time it came in your system, it was about 14 days on average until that lead was locked up. Where the inbound leads, it was an average of 2 days. So not only do you have to talk to one-fifth the amount of people, but you have to spend one-seventh the amount of time. Now, these other leads are more expensive, but they're much more scalable. Oh, let's go, pool rat! I love that shit. Hello? Hello, David? Yes. Hey David, this is Tyson. I was just calling to see if you were still looking at selling that property over on Shale— uh, Shea Boulevard. Unit 114?
No, not at this time. Oh, gotcha.
I appreciate it. Have a great day. Thank you. Yep, bye. Yes, Camo, absolutely right. But also, it's texting and cold calling. That is outbound marketing. You're reaching out to somebody and saying, hey, do you want this? Whereas with the ads, somebody is seeing your shit and saying, yeah, I want that. They're reaching out to you. You're just getting a more motivated person that way. Gotta graduate from Gilbert. Give me a few years, I'm trying to be on your level. You got it, Asher. Keep it up, bro. You don't even need a few years. All right, average cost per lead is about $120 per lead. Better luck with email or text blast? I don't do either, buddy. I don't do either. All right, uh, Ken, resistance band only is great. Any kind of resistance—
I knew it, man.
Any kind of resistance training, whether it's with free weights, whether it's with, um, plate-loaded machines, whether it's with fucking pin-loaded machines, it doesn't matter. Resistance training Over time is scientifically proven to build muscle. It doesn't matter if you're using a band, a weight, whatever it is, as long as you're doing resistance training, you're going to build muscle. Depends on the lead company. Aha. Hello. Hello, Elaine. No, Dave. Oh, hey, I'm sorry, Dave. Uh, looks like I had a note here that somebody at this number had spoke with our assistant some time ago about selling a property on Honeysuckle Lane.
Uh, yes, somebody gave us a call.
Yes. Gotcha. Were you still looking?
I'm not sure who you're with because we seem to be— not insulting anybody— we seem to see an awful lot of calls.
Gotcha. Well, is this a property you were looking at selling?
Well, we weren't looking at selling it. If anybody who's contacted me, I said, you know, well, we're always open, but it's not really for sale. But everything's for sale, if you know what I mean.
Hey, absolutely. I hear you. I hear you, Dave. If somebody offered me $100,000 for my shoes, I'd walk around barefoot.
That's exactly— I'm glad you understand. Yeah, I get you.
Well, hey, look, we are looking to buy houses, especially in your area, but we're looking to pay like fair market value. And I totally understand if you're looking for more than that. I get you. I hear you. So if it is something you want to take a look at and you're like, "Yeah, I'd sell for a fair price," we can go in and see what our offer would be. But if you're just looking for something, "Yeah, I mean, if somebody will pay me half a million for it, then I'll take it." then—
no, I'll tell you what, there was one that sold around the corner last, last year for $450K. Okay. It never had, um, it wasn't updated like ours. Okay. So I've, I've told everybody that's— I'm going to be very flat out with you, and that's where I'm going to start. Okay.
Yeah, I totally understand. I hear where you're coming from. I still think, uh, as us— look, we are investors, we're looking to make a profit on these deals. And, uh, from what I'm looking at— I'm looking at this house you're talking about, sold for $450,000. And, uh, um, there's a couple things here. Uh, number one, that sold in— what is this— uh, June of 2022. And, uh, interest rates since then have, uh doubled. So it's going to be a lot harder for us to get a price of $450,000. Now I'm not saying you can't or anything like that, this is just where we'd be looking at it from our perspective. So we would definitely need to be substantially less than that. However, if you would be interested in listing the property on the market, I think that that could be an achievable price.
As I said, the only reason why we would even contemplate selling it, um, We're Canadians, okay? So it's our, it's our winter home for 5 months a year. Very nice. Um, the only reason why would be if, um, somebody offered us a price that was fair, then we would just turn around and buy somewhere else, um, whether it be in Arizona, Florida, or Texas. I hear you. So that's, that's where we, that's where we stand. It's, it is I'm not going to list it because I'm not really interested, but if somebody, as I said, came around, then I, I, as I said, the other one turned around. Um, there's no mortgage on the house, no lien on the house. The house doesn't need anything, so that's where it sits. Anyhow, I hear you.
All right, well, hey, I don't think it's gonna be a good fit for us, but, uh, sounds like you're in a good spot there. So, um, uh Yeah, we'll just go ahead and call it what it is, but I do appreciate your time today.
Well, you have a great day.
You too, sir. Thank you. All right, bye-bye for now. Okay, yep, we'll call him back in 90 days. What is your main goal? What do you mean, Nathan? Like my main goal in life? Camo, that's a good question, man. Why I don't leave voicemails. The reason why I don't leave voicemails is because every single voicemail you leave, that's maybe gonna take you, what, for the entire phone call leaving the voicemail, that's gonna be about 45 seconds. Maybe, if you're brief. Let's call it a minute though. I'm making 140 dials a day, right? So let's say that 10% of the people answer. So now what's 140 minus 14? 126. So that's 126 times 1 minute. That's 126 minutes. That's 2 hours. 2 hours times 6 days a week is gonna be 12 hours. That means we're spending 2 full days a month leaving voicemails. Now we don't have a very good experience with getting calls back from voicemails or anything of that matter. And we don't want to spend those 2 whole fucking days a month leaving voicemails. We instead want to spend those 2 whole days a month month just calling more people, getting them to answer. Not to mention, when we make a call, it automatically sends a text to them if they don't answer. It says, hey, just tried to give you a call about this place. But that is not something that should be intuitive or anything like that. That's something I've learned over time. That's something my mentor told me. He's like, stop fucking leaving voicemails, bro. And then he brought out the math for me. I'm like, oh shit. Yeah, man, you're right. Ladi, I have no idea. I was just talking to Meredith about this. I don't track how often I work, how much I work, anything like that, man. It's irrelevant to me. Here's the thing. I am blessed to be alive. Every single day I wake up and I'm alive, I'm fucking stoked. And it doesn't matter to me if I'm spending that time at work, at home, whatever the fuck I'm doing. Because here at the office, when I'm at work, this is just my life, bro. I don't think of it as being at work. I just think, dude, I'm just alive. This is just what I do. And I enjoy doing this, so it's not like a punishment or anything like that. What I can tell you is I work 6 days a week and I love doing it. I don't think, oh, I've gotta go fucking work today or whatever. It's just different, man. When you own a business, something you care about, all of a sudden going to work isn't a chore or anything, it's just your passion. Carlos, I use Podio. Ladi, I drive a GLE 53 AMG. It's not work if you're doing what you love. Facts, Korn. Facts, bro. Oh dude, Korn, how did that show go? I saw you looking all fucking diced, stage weight, tanned out, looking sick. Came in fourth. What class were you in? Was it a physique? Gotta get bigger, dude. That's crazy to me, Korn, because I mean, look, I don't know anything about actual bodybuilding or anything like that. But you have like insane size and your fucking like waist to fucking shoulder ratio is ridiculous. No homo, but, but, uh, fuck you guys. If you guys haven't seen Cornelius Masterson in here, has one of the craziest fucking physiques I've ever seen. That man is shredded to the gills at all times. 156, holy fuck. Kids were 180 plus. Jesus. Were you also— were you in an open division? Like, were you going against people who are on stuff? Kenneth, you're all right, man. That's the reason why I'm live, to answer these questions. Yeah, I'm full. I'm big. Okay, well, that makes sense. I mean, that makes sense, dude. I mean, that's insane to me. You're 156 going against people that are 180. Jesus. I mean, dude, I fucking— I weigh 192 pounds now. I'm nowhere near as shredded as you are. Whatsoever. I'm actually cutting right now. I'm trying to get down. I gotta get down to like 185 or something. But that's crazy to me. Chris, I'm trying to think. Right now I've been watching Yellowstone. I watched episode 1 and 2 of Yellowstone. I really enjoyed it. My girlfriend's parents have been trying to get us to watch it forever, but I have not seen any good movies recently. I do wanna see that movie Air. That movie Air that came out. Yes, dude, Korn, I've been loving Yellowstone. It's fucking dope. I fucking hate that the chick though, what, Beth Dutton? She sucks. But Kevin Costner is legit. Dalton, I have seen Suits. Good show, good show. Korn, yeah dude, The Boys is sick. I fuck with The Boys. How many deals do you think I could hit $80K at? I'm not sure what the question is. Yes, of course. Yes, we've seen The Sopranos. That shit's dope. You gotta watch Lincoln Lawyer. I have seen the movie Lincoln Lawyer, dude. I— okay, the thing I don't like about Beth is it's like every single time she talks, it's like she's just trying to be— or her character is just trying to be this edgelord fucking thing. And it's like, dude, it seems so tryhard to me. It's just not my thing. Yo, Tanner, I've heard that the Super Mario movie was dope. I've heard that. I would be willing to watch that once it drops. I wouldn't go see that in theaters though. Oh shit, it is 3 o'clock. I got a call. What's her fucking name? Lily. I gotta call Lily, guys. Nobody reminded me. Uh, Korn. So I don't know exactly— the way I'm doing it is I just have 30 days to lock up as many deals as I can. And then, because with wholesaling, it's not like I know immediately how much we're gonna make. And at the end of the 30 days, like 45 days later, we'll look in and we'll see, hey, what did all these sell for? What was the deal? But my my projected profit on these 4 deals is it probably at least at 100 G's right now. So I'm fucking, I'm fucking pumping. All right, let's call these people. Let's get this deal locked up, dude. And not even 2 weeks in, bro. I'm at day 6. This is day 6. We got fucking room. Oh, Jimmer, you did remind me. Shout out Jimmer in the YouTube chat. Thank you, bro, for reminding me.
Hi. Hello, Lily. It's Tyson.
Yeah, it's Tyson. Great. Awesome. Um, is, uh, Calvin around? Should I add him into the call?
Yes, you go ahead and give him a call. I told him you'd be calling around 6.
Alright, let me add him in real quick. Give me a minute.
Great. Hello? Hello, Calvin? The number you are calling is using RoboKiller to identify and block unwanted callers. The number you are calling from has been blocked. You can choose to leave a message, but the party may not respond. Oh no. Hey, Lily? Yeah.
Hey, I think, uh, something happened. It, it like, I don't know, it blocked my number or something when I tried to call. Something about like a robo killer or whatnot.
I heard.
Yeah, I mean, I don't know, I guess, uh, I didn't think my voice sounded very robotic, but I guess that thing thought differently.
Let me call Kim and see what's going on.
Here's, here's what I'll do. I'm calling you off my work phone. Let me just give you guys a call off my cell phone.
Yeah, let's try that.
Yeah, all right, I'll call you again in a sec. Okay, bye-bye. Bye-bye. All right guys, for all of you guys watching on TikTok Um, I have to go off of TikTok Live so I can call them on my cell phone. So if you guys want to continue, see how this conversation goes, pop on over to YouTube. I'm still live over there. What's up? I called that motherfucker from my cell phone and he's got some RoboBlock here and I called through and said fuck it, I don't know what's going on. You trying to yoink my deal? Oh, can you look at that church I sent you? Dude, I did. And what's wrong? 100.
I'd tell her to say, you know what, we'll see what we can do.
That's what I said. I was like, hey, look, I have no idea. I told her, I was like, listen, I'm not going to be your buyer. Here's what we can do.
I'd say, I got, I gotta— yeah, Adam, I got a team.
I'll put them to work. And I'll tell you what, we'll know what the fuck will happen here shortly. All right, yeah, cool. I'll do that. I did look at it. Okay, but we need pictures. We need to get some good photos, dude. I— we gotta, gotta wholesale this church, bro. Yeah, um, there's actually this little lot you're looking at. There's nobody there. Are you talking about this one here in Rowland? You have the 6 grand? Yeah, I wasn't—
there's a house that's flipped that we would call that realtor that sold for like 175, right?
That's what I looked like, but I figured probably because they're gonna ask for what, like I bet 20 G's or less. Yeah. Well, all right, right on. Thank you. Okay, how fast do people in Wholesaling 101 get their first deal? Tanner, completely depends, man. Some people join and don't do a goddamn thing. They don't fucking— they don't make calls or anything. They just— they join, they watch a video or two, and then they don't do anything. Other people call and they start fucking doing shit. For instance, I got a kid who joined Wholesaling 101 and he was telling me, he was like, alright, 'cause he's in school right now, and he was like, I have this internship at a Big Four accounting firm this summer but I don't wanna fucking do it. I wanna wholesale. And we basically, I was like, alright, fuck it then. Don't do that shit, instead do this. And he did. Joined Wholesaling 101, took the things, and he's been, even while he's at school and stuff, and he also has a job, he's been making calls in between, and he found a deal. Now he's also, he ends school I think like last week, but he found a deal. He's got that deal listed right now, and he's gonna make 25 Gs on that deal. He's already got a buyer, everything. When that deal closes, he's gonna make 25 grand. And we did the math, and for him to make 25 grand at that internship, he would have had to work 10 hours every single week of overtime on top of how much he already had to work, and he would have only made like $13,000. He's already doubled the amount of money he's gonna make just because he fucking decided to wholesale instead of doing this bullshit internship. All right, let's— okay, gotta get off TikTok. If you guys want to continue watching, I'm live on YouTube, so go check it out. All right.
Hello? Hello, Calvin? The number you are calling is using RoboCaller to identify and block unwanted callers. The number you are calling from has been blocked. You can choose to leave a message, but the party may not respond.
Hey Calvin, this is Tyson over with We Buy Homes Cash. I spoke with Lily earlier. I was interested in making an offer on that property over on Railroad Street. I've been trying to give you a call, but it looks like you have some kind of robo-killer that like isn't— it's blocking my number or something. So yeah, if you're able to give me a call back so we can get in touch about this property, we'd love I'd love to make you an offer. The fuck, dude? Hello? Hey, Lily? Yes. Hey, so I just tried to give you— to give Calvin a call on my cell phone Same thing happened. Um, we also tried on another cell phone over here and same thing happened. He's got some kind of— I don't know, I don't know what he's got on his phone, but it's not letting us give him a call.
And I told him that you'll be calling around this time. I don't know what's happening. You think I need to try to give him a call, see what's going on?
Yeah, if you could give him a call and then add me into the call, that would work too.
All right, that sounds great. Thank you so much.
All right, I'll stand by. Okay. All right, talk soon.
Mhm.
All right. All right. You guys want to see something beautiful? Let me show you guys something beautiful. I don't know if you guys are gonna be able to see it, but very important. If you guys can see that middle one, that says Novation fee to We Buy Homes Cash LLC. 32,215 grand. We like that. We like that. All right, another hypothetical. Let's say I buy the course, grind 7 days a week for 12 hours a day. How fast am I making a deal? Tanner, I can't promise you anything. I don't know. I mean, it could be your very first day. It could also be like, I just don't know. Here's the thing, instead of thinking how long is it gonna take me, I would change your mindset to I'm willing to do whatever. Like if it takes me fucking a year, whatever, right? 'Cause all it takes is that one deal. It'll change your life.
Here we go. Hello? Hello, uh, this is Calvin. I read you just tried to call me.
Yeah, Calvin, uh, this is Tyson. Uh, I had spoke with Lily earlier. We were looking at buying that property of yours over on, uh, Railroad Street. Yes. Yeah, so I'd set up a time with Lily that hopefully I could speak with, uh, you and her and we could kind of go over some details about the property and then make you an offer.
Okay.
Um, is now a good time for that? Yeah. All right, let me, uh, let me, uh, let me add Lily into the call real quick because I know that she's trying to call you because, uh, I had just given her a call and said, because we were trying to reach you, Calvin, and, uh, it seems like you got some kind of like robo killer or something that was thinking that I'm a robot and it wasn't sending the call through. Okay. Yeah, but let me, uh, let me add Lily into the call real quick, okay?
Okay. Hello, Tyson. Hey, Lily. I was able to get through to Calvin. Well, I did.
So Calvin, Calvin, can you hear us?
Yes. All right. Great, I'm clean.
There we go. All right, we got you all in one place. So real quick, Calvin, just to kind of bring you up to speed on what me and Lily talked about, we'd be interested in making an offer on the home. I just need to ask you a few questions. Lily had let me know that you guys inherited this property and were looking to sell. She had told me that there's about $5,900 or just underneath that of back taxes that are owed on the property. So I'd like to get some information from you guys about the condition of the property to the best of your knowledge. Have either of you guys seen the property anytime recently?
Yes, I've seen it recently.
Okay, let's see here. Let me get it pulled up, bear with me a second. So from what I saw, it's looking like it's 2 bedrooms, 1 1 bath, just under 1,000 square feet. Does that sound right? Or no, I'm sorry, you said 3? 3 bedrooms. 3 bedrooms, 1 bath, okay. And then the square footage I've got listed is 930. Does that sound about right to you guys? Yes. Okay. And then as far as the interior, Lily, I know you said that it might have needed a little bit of repairs. Could you tell me exactly exactly what would be necessary for this property to be, uh, to get fixed up?
Well, it's been vacant, I said, since about 2015. The best feature of the home, there are some nice cabinets in the kitchen.
Well, um, I, I'm sorry, ma'am, can you please repeat that for me?
There are nice cabinets in the kitchen. Okay. And, um, the house is solid and it does need repair work, but as you know, I'm not an inspector. I really can't describe it very well.
Okay, so, um, taking a look, I know that, uh, we owe $5,900 on it, and then, uh, you and Calvin, you guys would like to walk away with some money in your pocket, right? Of course, right? So after selling the property, do you guys have an idea of how much you'd like get?
Um, well, at least, uh, $2,500 each. Each.
Okay, so let's see here. Um, we'll just call— we'll say we owe $6,000, $2,500 a piece, that'd be 5. So if we could do something around $11,000 for the property, that would work?
Yes.
Okay, so I can't remember if I explained this to you, Lily, but I'll go ahead and go over it again. So the way we do this is we try and make it super easy with our cash offers. Part of the offer includes that we are paying all of the closing closing costs and that there are no fees. So you don't have to pay any realtor fees, you don't have to pay closing costs, you don't have to pay any kind of repair fees. So if we go look at the property and, you know, there are some repairs that we need, you guys, that doesn't come out of your money, anything like that. Um, so if I can go get your property qualified for an offer of $11,000, that'll take care of the, uh, $5,900 back taxes and allow you guys each to walk away with $2,500 apiece. Do you think that would work for you guys?
Um, Chef, let me know what you found out today about the property tax. Uh, yes, that'll work. And, uh, actually, uh, I talked to the tax lady today and the tax debt went up $400. Okay, so it's, um, $2,296.86.
I'm sorry, could you repeat to me the entire total of that?
$6,296.86.
Okay, so $6,296. So we add $5,000 to that, $2,500 for you, $2,500 for Lily. Comes out to $11,296.80. Okay. Yes. So if I'm able to get your property qualified for an offer of that $11,296.80, is there anything else you guys would need to figure out before you decided to move forward?
Um, I think that will be it, you know.
Okay, how about you, Calvin?
Yeah, I don't see anything else jumping out in front of us, so— okay, yeah, that'll be a solid offer.
Okay, so, uh, is how this typically works is, uh, right now, um, I would just need to put you guys on a very brief hold. I'll run this information over to them, we'll be able to take a look at it. If the property does qualify, we'd be able to get you guys the offer over in writing to your guys's emails. Do you guys both have access to your email address at this time? Yes, I do. Yes. Okay, perfect. So, uh, is what I'm gonna do is I'm gonna put you guys on a real brief hold, shouldn't be any more than 5 minutes, and I'll be right back and I'll go ahead and let you guys know what, what offer the, uh, the property qualified for.
Okay? Okay, that's great. Okay.
All right. Bear with me, we'll be back in less than 5 minutes, okay?
Okay. Okay, thank you.
Oh, hello, one quick question.
Yes, you know, my phone was ringing but I couldn't answer it. Okay, it was my phone. It wasn't letting me out. We are on mute. Man did the same when you returned my call, man, it froze on me also.
Huh. Also, uh, quick, uh, quick quick note for all of you guys. If you're ever on hold with a business, just know they can hear you. All right, so let's get this contract typed up real quick. Um, I don't know their emails, but we'll get everything else besides that. Um, I'll show the underwriting in a sec. See here, so 30 days, June 8th. We'll go ahead, we'll go June 21st on this. Gives about 45 days. 20-day inspection.
What the fuck?
20-day inspection. Good, good, good, good. Okay.
Okay, um, hello, are you guys still there?
Yes. Yes. Okay, excellent. So, uh, good news, I was able to get you guys approved for that number of $11,296.80. Again, that's for the property in as-is condition, meaning you don't need to make any repairs. All you guys need to do is go to the property, get anything you want, and then you can leave everything else. You don't need to make any trips to dump or anything like that. We're paying all of the closing costs and there's no realtor fees. Well, that's great. Yeah. Okay, sounds good. All right, so can you guys share with me real quick— can you guys share me each of your email addresses?
Yes. Okay. Tyson, I do have a question.
Absolutely, what's going on, Lily?
Now I'm just curious, now how are we going to get paid, or when do we get paid?
That's an excellent question. So the way it works, and I'll show you guys right where it says this on the offer, is we get paid at close of escrow. So I have on the offer, um, I'm sorry, one sec, I gotta, um I got it. Let me get it pulled back up again so I can tell you exactly. And sorry, I actually should have asked you this, but I put on there to close on— let's see here. Let me get it pulled up. Okay, got it here. To close on June 21st. Will that be enough time for you guys to have everything you need out of the property?
Everything is out. We don't have anything in the property. Okay, so it's free now. You can go take it any day. Excellent. We don't have anything in there.
Excellent. Okay, so we'll do on or before June 21st. That's the day you get paid. And the way you get paid is the, the title company. So we're going to have a title company who's the neutral third party, and they're going to make sure that you two are able to sell the property, right? So they're going to get all the documents of like the will and everything else like that, and they're going to make sure that we're able to buy the property. And so at that closing day on June 21st, we're going to wire the money to the title company. The title company will pay off the back taxes and they'll pay you guys what's left. So like a week before closing, they're going to reach out to you guys and say, hey, looks like you guys are scheduled to receive $2,500 each. How would you guys like us to pay this? We can send you a certified check by mail, or they can go ahead and get your bank information and do a direct deposit, whichever you would prefer.
I would prefer the certified check.
Right on. Yeah, so they'll be in touch with you. So what we'll do is after we get this offer filled out by you guys, I'm gonna go ahead and send it to the title company right now, and we'll go ahead and get escrow opened up. So escrow is the account where we deposit the money to, and then they're going to begin the title search, which is where they go through and they're going to see, okay, looks like your guys is— you said it was your father who owned this property?
Yes, my father and mother, and he passed away, then my mom passed away. Both passed away without a will. Calvin and I, we were the only two siblings left.
Okay, has the house gone through probate?
Yeah.
Okay, perfect. So then they're just gonna ask you for some like documents on that end, the title company will. And once you provide them and they say, okay, yep, it looks like Calvin and Lily are the owners of the property, then that's when they'll be able to transfer title. They call it the property has clear title. And so then we have that all, that's why we make it on June 21st, so we give enough time for the title title company to get all of that stuff. Sometimes it takes longer, especially with these, with these deals that were— I'm sorry, these properties that were inherited.
Well, that's great. Yeah.
Calvin, were you able to get that offer yet?
Wait a minute, hold on for a second. No, actually, I did not receive it.
All right, let's make sure that it's sent here. Yeah, it looks like it was sent. Again, it's gonna, it's gonna say, it's gonna be from Blake Smith via DocuSign.
And the, uh, and, uh, it might be because I'm actually on the line right now, so I'm on the road, so I'm checking my email while I was driving.
Oh yeah, got you. Yeah, no problem.
Yeah, actually physically come through until I hang up.
Okay, understood. Yeah, so yeah, if you want to do that, um, at a time that's safe, uh, for you to pull over, whenever you can look at it, um, go ahead and do that, and then you can give me a call so that I can answer any questions you may have.
Okay.
Does that sound good?
Yes.
All right, cool. And then if I haven't heard from you, maybe I'll just give you a call in a couple of hours to check in, okay?
Okay, sounds good.
All right, awesome. Well, hey, I look forward to doing business with you guys and getting this taken care of. Alright, be in touch.
Bye-bye.
Alright, we don't love that, boys. I always like to get shit signed, but what he's talking about makes sense. So, alright, I got a meeting right now with my wholesaling mentor, so I'm going to hop on that, see what's up, see what we can do to be even better, bigger, make more money. Um, I might be able to be live after for a little bit as well, so stay tuned. But thank
