$250k in 1 MONTH CHALLENGE (Day 6) | WHOLESALING REAL ESTATE

In this live YouTube stream, Tyson Smith guides his team through a day of cold‑calling, lead management, and deal analysis as part of his $250,000‑in‑30‑days challenge. The session features a detailed seller qualification call where Tyson gathers property specifics (square footage, year built, recent updates), assesses cosmetic and repair needs, and discusses the seller’s timeline for moving. He compares the seller’s existing offers (e.g., $302,000 from Orchard) with his own cash‑buying model, emphasizing a commission‑free, fee‑transparent purchase and the ability to set a preferred closing date (first week of July). Tyson advises the seller to evaluate all offers for hidden fees and repair cost contingencies, promising a higher‑than‑current offer after underwriting. Throughout, he reinforces his no‑commission, cash‑buyer advantage, explains the flexibility of closing dates, and outlines next steps for follow‑up on Friday. The broader stream also covers lead‑handling workflow, conversion metrics, inbound lead sources, wholesale vs. novation contracts, property valuation, negotiation tactics, team composition, dual revenue model, branding, challenge progress, and geographic market insights.

Alright. Yo, what's up guys? How we doing this morning? Where we on fire? I'm fucking on fire. I hope all of you guys are as well. It is the start of a new week. I am so thankful. To be alive and cooking.
7-0. 7-0-6-3-5.
All right, no answer. This is a new lead. We'll go ahead and send him a text real quick, throw him in uncontacted. We'll give him a call later. Who we got next? We got Mr. John, Sevierville, Tennessee. Spiro, tons of luck last week, man. We got 4 contracts last week, 4 really good ones too. We're going to make it another 4 or 5 contract week this week. Great day in Jersey, I love to hear that. And I've never been to New Jersey, but I got a lot of friends that are from there. Place I'd like to— actually, just kidding, I have been in New Jersey. All right, picking up my second property because of you, Tyson. Let's go! Congratulations, bro. Yes, Colorado is an amazing market. Dude, you're the GOAT, man. Good for you for taking actions, executing, and now look, starting to see the fruits of your labor. All right, quick reminder, guys, I am also live on YouTube. If you'd like to see my screen, you'd like to see the house I'm looking at, you'd like to see my calculator to figure out how I'm getting these offers, go ahead, check it out over there. Link is in my bio, or you can just search Tyson Smith on YouTube. All right, uh, Mr. Triple Dub, it is a, uh, GLE 53 AMG. Is it expensive to maintain? I don't know, I haven't had to pay any money. They got a recall on it though. I actually need to get scheduled, so I'm fucking Some fucking— the permanent OBD fault code memory for the 48V integrated starter generator control unit software may not activate.
Hello?
Hello, John?
No, this is not John. May I ask why you're calling 3 times in a row?
Yeah, this is Tyson. I was just trying to get a hold of you because it looks like you'd filled out some information on our website about selling a property over in Seaverville, Tennessee?
Um, he's not—
wait, I'm sorry, that kind of, uh, broke up. What was that?
He is in here right now.
Oh, gotcha. I'm sorry about that. Would there be a better time I could call back?
Tomorrow? I'm not sure.
Sometime tomorrow? Hello, calling you 3 times cuz I got some shit I want to talk to you about. What do you mean why am I calling you 3 times? Um, also guys, anything like that we just fucking ignore it. Like when somebody says some shit like that, we just ignore that. We don't need to fucking deal to open to that anymore. That was some stupid shit she said. We forget about it. We're on to the future. We want to figure out more about this property. It's all right, I'll call her later this afternoon. All right, we got Betty in Fredericktown, Missouri. I'm not harassing grannies. What do you mean? They filled out some shit on my website about wanting to call. Don't blame me for calling them back when they asked for it. Good afternoon, Char Michelle, how are you? Yo, those of you guys that are hitting that like button, that are tapping the screen, just know I love you for that. If you guys are enjoying this content, the absolute best way to support— I don't want you to send me gifts, I don't need your money, Don't need any of that. Instead, I'd just like you to tap the screen or follow, that too. You're on the phone all day, how do you drive people to your lead form? By running paid ads, brother. Google Ads, Facebook Ads, YouTube Ads, Instagram Ads, the whole nine yards. Do you ever close that $182K deal from last week? Joe Rockin', yes we did. We got that deal locked up, we'll have that shit listed on the market this week. So this live is pointless then? What do you mean? Why would it be pointless?
Your call has been forwarded.
Um, it depends on the lead source, Sam. Like, for instance, on PPC, we're spending about $25,000 a month on just that. Be back in a few. Let's go, Camo. Appreciate you popping in. Do you ever make deals on live or you just answer voicemail? Well, listen, brother, as much as I would love to live in a world where every single phone call people pick up and it ends up in a deal, that's just not the way life is. So I show you guys the real part of this, right? I don't fucking just sandbag leads so I can come on here and look like a gangster. I show you exactly how it goes. And listen, a lot of that means people don't answer. So if you want to see some fake shit, you can go to some other person's live. I'm giving you what's real. This is something you want to do. I want to show you exactly what it looks like, right? None of that fucking makeup on fairy tale lipstick on a pig bullshit. 1 out of 12 leads you make deals. You said no? Yes, Brit. So for every 12 leads that come into my system, 1 of them will end up converting into a contract. That doesn't mean every 12 phone calls. That doesn't mean every 12 conversations. It's just statistically for For every 12 leads that come in, we end up getting 1 contract. Creatine Man, bro, I had to include Gamble on there just for you, bro. JB, I don't focus on any particular market. We're entirely nationwide. Best platform for paid advertisement in your experience? All of them, bro. You make all calls? How many people on your team? No, I do not make all calls. What's up, King Barry, how you doing? Make a call, bro, don't tell me what to do. I will. But no, I was saying Creatine Man. This guy Creatine Man is the most consistent dude ever. He's in the live always asking about my bulldog. And so I had to show him a little bit of love, posting up the bulldog on the TL. If you guys aren't following me on Instagram, go follow me on Instagram. Roll Tide, brother. How to find houses not on the MLS? By running ads, bro. Or reaching out to sellers. What's your hat mean? This is a golf course here in Scottsdale. Nathan, this is being on live and stuff like that. I'm getting everything I can do done. We're making money over here, and I'm also building my personal brand by going live and showing you guys that I actually do do this because I teach people how to do this and they pay me to show them. Right? So I'm doing, I'm making money two ways at once right now, guys. Number 1, I'm making money because I'm buying houses and I'm flipping them. And number 2, people are seeing that I buy houses, then I flip them and I make money, and then they pay me to show them how they can do it. See, look, bro, we got fucking multiple angles here. We are maximizing our time. Yeah, listen, bro, it takes a while. We got it. We got to call people. And look, even some people who are gonna answer aren't gonna be fucking interested. We're just gonna have to call the next. But it's okay because we keep doing that repeatedly and We keep doing it, we keep throwing these fishing lines out in the water, we're going to catch something. Pepe, if the buyer backs out of the deal, for any buyer to buy one of my deals, they need to put down $10,000 non-refundable EMD. So if any reason they back out, I at least make $10,000 off of it. Plenty of fish in the sea, absolutely. But listen, if you never throw out that fishing line, you're not gonna catch any of them. If you just call one person, they don't answer, you give up, you're fucked for the rest of the day, bro. You're fucked.
I'm sorry. But the person you call—
All right, come on. Who is this? Georgia, Alvin, Texas. Dumble.
What is this?
Dumble Street. Let's go.
I'm sorry, but the person you called has a voicemail.
Dude, cold calling is— cold calling is not brutal, bro. Cold calling is the shit. Imagine if you had to do this face to face. You just had to go up to random people and go ask them. No. Nowadays we got all this technology. We got all this information. We can get data. Of people who are gonna need to sell their houses. We could do this all right from here in my air-conditioned office, bro. I can sit here, I can have fucking a million La Croix. We got my Zins, everything, bro. I love it. Like, we're afforded such luxury in this day and age by being able to cold call. Oh, absolutely, Nathan. The leads, I'm paying—
I'm sorry.
I'm paying the price to get the hottest leads available. Now it's not cheap, but it's worth it. What's up, Landon? How you doing, bro? Oh, whoops, I forgot to move this to uncontacted. So guys, when somebody— right now I'm calling through new leads. So when a new lead doesn't answer the phone, I move them into an uncontacted bucket. This bucket is called multiple times throughout the day until we get this person on the phone. They're also sent text messages automatically, the whole nine yards. We're making sure we get in fucking front of this person. How much have you made so far? For the challenge, I haven't made any money. So when you get with a wholesale deal, it's not like I get a deal locked up and it's sold the very next day. There's things that have to happen in between there. We got to get title open, we got to get photos back for the property, then we start marketing it so we can find the highest bidder, right? So I'm just taking 30 days to lock up as many deals as I possibly can. Let's go. Hello, this is Tyson.
Okay, why you keep calling me?
Oh, gotcha. Is this Betty?
Yes.
Hey Betty, yeah, the reason I was calling is because it looks like you filled out some information on our website about selling a property over here in Fredericktown.
Yeah, nobody will do anything because my trailer is not done on the bottom.
We'll call her back. We need to get some more information.
Your call has been forwarded to an automatic—
All right, we'll call her back later. We'll call her back later. We'll give her some time to marinate on that. Now, I don't know what she was—
if she—
because so she said my trailer, so I assume that's a mobile home. I didn't even look it up. I assume it's a mobile home, and if it's not affixed to the ground, she's absolutely right. I won't fucking buy that. We out. She hung up, bro. Stop harassing. Brady, this woman went to my website, gave her my information, and specifically requested that I call her. What do you mean stop harassing? She fucking asked for this phone call. She said, I want to get in touch with somebody over from that guy's company so they can buy my house, and the only way we're gonna be able to do that is if I call her. Right, and then she hung up. I don't know that she hung up. The call could have disconnected, bro. You're making assumptions, and you know what happens when you make assumptions, right, guys? It's the name of the game, bro. Persistency is fucking key. All right, we got Jacob, Broomfield, Colorado. Let's go. Facts, Nathan. Bro, what do you mean? I'm not even— we haven't even talked about money, dog. I'm trying to help these people sell their houses.
Hello?
Hello, Jacob? Hey Jacob, this is Tyson. It looks like you filled out some information on my website about looking to sell a property over here in Broomfield.
Yeah.
Did I catch you at a bad time?
What was that?
Did I catch you at a bad time?
No, no, you're good. Just give me one second. I'm sorry, I'm just trying to get my son out of his car seat real quick.
All right, no problem.
Okay, we're good. How's it going?
I'm doing well. How are you today, Jacob?
I'm doing good.
Right on.
Yeah.
Um, so I got the information you submitted about this property. While I'm getting it pulled up, can you kind of catch me up to speed here with, uh, what's going on? What's got you thinking about selling this place?
Um, so basically, um, I'm selling it for somebody. It's not no real estate or anything like that with fees or anything like that.
I'm pretty sure you're familiar with the wholesaler Okay, yeah, that's right.
Are you looking to assign this contract?
Um, yeah, I'm looking to sell it off probably, or just find an investor who wants to buy the property itself. Um, I mean, he's owned it for 20, 23 years. He's just done with the house. He doesn't want to deal with cleaning it up or anything like that, so he's ready to sell it.
Okay, do you already have the property under contract?
Yeah.
Okay, excellent. Um, when is, uh, close of escrow?
What's that?
When is the close of escrow date on that contract?
What, the closing on it?
When is close of escrow?
Oh, when is the— So we have 21 days to close it from Sunday.
From like yesterday or next Sunday?
Yesterday.
Okay, so that would be—
what is that? That goes into June, I'm pretty sure, or pretty close to June.
All right. And what's on your AB contract? I assume buyer pays all closing costs.
Anything else?
Correct.
So buyer closes all closing costs, etc.
There's no earnest or anything like that. It's just basically you just handle the closing costs and then I don't know if it's how you work, but you basically just keep in and out. He doesn't have to clean anything up or anything like that. Right on.
Cool. Alright, well yeah, so this is something, I wouldn't be an end buyer on a deal like this, but just to give you some perspective, we're out of Phoenix, we wholesale nationwide, we're doing 30, 40 transactions a month. This is a market we know well, we do have buyers for it. So I wouldn't be the buyer, but I could find one for you. How much are you looking to make on it? What are you looking to assign it for?
Well, we have it under contract. I've talked to a couple investors already. I got a couple down here in Colorado. And we only have it under contract for $460,000. And I kind of didn't do too well on the guy because I don't think it needs any renovation or anything. Like, if an investor were to go in there and he wanted top dollar for it, which I think right now at the Airbnb on it's like $550,000 or something like that. And he did a full renovation. He can probably get like $600,000 off of it is what we were going for. So, I mean, I don't know if that's even in your ballpark right now.
I'm going to see.
For the $460,000.
I'm looking right now. Let's see what we got. Could you remind me the square footage on that property?
Let me pull it up real quick.
Let me get all the information for you. So the square footage on it is 2,092.
2,092. And let's see, it was built in '73.
Built in '73. It has been remodeled at some point before the '73. I mean, there's hardwood floors in it. It's got its fireplace and stuff like that. It just doesn't have like your new school granite countertops and all that cool stuff that everybody likes to see in their houses.
Okay, let's see here.
[FOREIGN LANGUAGE] Do you know when it was remodeled?
Um, I'd probably say when he first moved in. I could, I could get that information.
Yeah, I mean, I agree. I think the ARV on it probably is $600,000, but I just know in this market, uh, if we want to do the whole whites and grays thing, like if From the comps I'm looking at that are selling, one, a lot of them that are selling for $600,000 are these newer builds, like 2003 to 2008. Um, now we could push $600,000 potentially, but, uh, from what I'm seeing, um, in order to get to where these houses are at with, you know, the, like, the whites and grays, the flooring throughout, to repaint everything, to get in granite countertops, get in the white shaker cabinets I'm not sure about the appliances, what would need to be done there, but redoing the bathrooms with like, you know, the modern vanities, the upgraded countertops, tiling the showers, everything like that, you're gonna be looking at like an $80,000 renovation.
Yeah.
Yeah, see, I've been going out because I have a really good friend of mine who does a full renovation, like, you know, some renovation company, and I guess You know, his pricing was around $50,000-$55,000 for just the whole entire inside and out, but—
Okay.
Like I said, your investors are probably going to use somebody else, so the price is going to go up on it. That's just kind of where I was basing my offer to him off of.
Well, hey, absolutely, and that could— I mean, if I'm looking at this, if I'm going to sell this to a flipper and it's a $55,000 renovation, typically I'm seeing the flippers are going to want at least like 10% of ARV on their profit. So somebody will probably do this for like 60 G's, um, and at a $55,000 reno, assuming that that's going to take about, what, maybe 5 months to do the entire renovation and have the property sold, um, I'd be looking to sell this thing for about $415,000.
$415,000? Yeah. Yeah, so we'd be way under, huh?
Now look, that's, that's from what I'm seeing. This, this is what I would move like, you know, to like professional flippers, people who are doing like 30, 40 flips a month.
Yeah.
Now that's not to say that you're not gonna be able to find a buyer somewhere. You said you have it at $460,000?
Yeah, I have it at $460,000.
I wasn't too—
I didn't do too much research on it, but yeah, it's looking like everybody who kind of seeing the home. I didn't see it as much as a flip and sell. I just thought kind of like it already has equity in it, the price is so low they could just put it right back on the market type deal.
Well, so I mean, I'm looking at that too. So we run a lot of novations. Are you familiar with that?
No, I'm actually not.
All right, so I'll explain to you real quick. Essentially, with a novation contract, it's different from a wholesale deal. In the fact that you can actually sell it to a retail buyer, somebody using conventional financing like an FHA loan or any other type of bank financing. And you can do this while it's still like under contract. So we have our sellers, we get a purchase agreement signed, we get this novation contract signed and we get an AIF, an attorney in fact, that allows us to actually list the property on the market. With something like that, I need to see here. My thing is going all slow. Do you think that, like, does this guy know you're wholesaling it or does he think you're the buyer?
He knows the whole process of it. I think he thinks I'm part of the investment company itself, but I just told him I work with a group of investors. You know, this is kind of where we would be at on price. And, you know, he was happy about it because, like I said, he's on it for 20-some years now and he's tired of renters, he's tired of the bullshit. He just wants to fucking— he wants to get out of the house. He doesn't want to have to touch it anymore.
Makes sense. Okay. Um, if it's in pretty good, like, as-is condition, from what I'm seeing, I think it could sell on the market for somewhere in, like, what, like, the, uh, $515,000 to $530,000 range to like a retail buyer. Does that make sense? Yeah, yeah. Um, let's see here. Yeah, you're close. Um, on something like that, I'm thinking I'd probably be offering him like $440,000. I try and list it at $515,000. You know, you're going to pay realtor costs, things of that nature. More than likely you'll have to provide some buyer concessions. And at, you know, if you get it at like $440,000, then you still stand to make, I don't know, $20,000, $25,000.
But right.
Well, I mean, so you have, you have a bunch of investors. I have another house too, if you want to look it up. I think this one would be more on the margin for kind of what you do and what I do. I just got this one under contract. What was it, like 4 days ago? I haven't really been pushing this one just because I've been trying to get this, this bigger one sold.
Yeah.
And I need to do some more research on this foundation for this house in Longmont. It says that the, the foundation on part of it is falling apart. Um, but the house retails for— I think it was— let me check. Let me go in here. If you want to pull it up on your side too, it's still—
yeah, I got— I'm ready whenever you want to. If you want to throw me the address.
Yeah, let me see. So it's 844—
okay—
Baker Street, Longmont, Colorado.
Got it.
And that one was going for, um, like the retail on it, obviously it's just estimate, I mean nothing crazy, but that one was even just saying that it was worth, um, $350,000 to $432,000. And I was— I had that under contract for $160,000.
Let's see here. That's something.
It needs a lot of work, like that's, that's a real house flip. Flip right there.
Yeah, let's see here. You said you have it at $160,000?
$160,000.
Yeah, I think—
and I only have 14 days to close that one.
Okay, and that's like 2 weeks from today, correct?
Well, 2 weeks from 4 days ago, so I have about a week and a half now.
Yeah, bro, there's, there's money to be made on that. Uh, there's money to be made there.
Uh, that's right. I think it's a solid deal. I need to get an engineer or structural engineer or something like that in there to see what's really going on with that foundation.
Well, so let— I mean, if we look at this and we just plan for a full fucking gut of, hey, we got to redo all this shit, we probably got to redo the electrical, um I don't know about the roof, but new AC, all that kind of shit, fix the foundation. I mean, even if it's a $100,000 remodel, there's money to be made.
That's so—
that's—
I've just got off the phone with one of my investors here in Bill, and he doesn't want it because he already has too many homes that he's working with. But he said it, even at about $100,000 in repairs, you know, you'd still make profit off of it. He said that it looks like it would be around $100,000. Repair mark.
So let me give you an idea. Um, let me pull up real quick. I want to see how many cash buyers, how many like verified flippers, um, long-term owners, everybody like that, um, that we have in this market. Give me a second here. My internet is being wonky. But, um, you said it's— we got to close that in 14 days?
Yes, sir.
All right. Would you be open?
I might be able to extend it, you know. He's a pretty cool, cool guy, so I mean, if I can't get it closed in 14 days, I can just say, look, I have someone who's interested, I just need a little bit more time.
Um, is it something you'd be open to JVing on if we could bring you a buyer?
Yeah, like partnering up?
Yeah.
Yeah, yeah. I mean, I, like I said, I just, I'm just barely into this, maybe 4 months. Deep, so I don't have the whole entire buyers list, you know what I mean? I'm trying to find people who I can connect with and get stuff going. I don't need to make a bunch of profit. I'm not nitty, like, everybody gets their piece of bread and I'm cool with it.
Well, there's definitely—
I'm just doing it for fun.
I'm thinking there's room that we could definitely both get paid handsomely. This looks like it could be a good deal. We just got to get it in front of the right people. Just to give you an idea of who I am, my name is Tyson Smith. You can look me up on Instagram. I've been wholesaling nationwide for several years now. We got a good little operation running here. Is what I'm going to do is let me get this over to my dispo guy and double-check on my numbers of what I think this can sell for. But just to give you an idea here, In just, wait, which Longmont, what is this? Is this close by a bigger area? Where is this?
Yeah, I'm like 20 minutes away from Longmont.
All right, I'm trying to see like what's the big town or the big, oh, it's right outside of, oh bro. Yeah, dude.
Yeah, Longmont's super popular. Like it's a growing town. It's a good place for the market right now. Right now. Market's not really helping us out anyways, but okay, people want to move the lawnmower.
All right, yeah, dude, we can, we can sell this deal for you. Let me, uh, if you could send me an email, um, with the, with the AB contract you have with the buyer, just we got to make sure that it's something that everything contractually is right. But if you could send me an email, me with— if you could send me an email with that, I'll take a look at it with my dispo guy right now and we'll be able to get an exact price of what we can move this for.
Okay, yeah, just shoot me—
is this your phone number?
Yeah, yeah.
Yeah, so if you can just text me or email, then I'll get, I'll get a, just a picture of it's fine, right?
Yeah.
Okay, yeah, then I can just shoot you a picture of the contract and everything like that and let me know what you guys find out.
All right, sounds good. I just barely texted you, I'm sending the text. Um, should come through here in a second.
All right, let me see real quick.
Yeah, I just pulled this up. Just give you an idea, this is something— we have 16,000 buyers in Denver, all hedge funds, fix and flippers, long-term holders, landlords, all kinds of different stuff. All right, did that— it looks like it's still loading, but my email is really easy. It's just Tyson, T-Y-S-O-N, at webuyhomescash.com.
Tyson, T-Y-S-O-N?
Yes, sir.
You still there?
Yeah, I'm still here. Can you hear me?
Yeah. So he says T-Y-S-O-N, Tyson? Yep.
What is it? Or We Buy?
WeBuyHomesCash.com.
Let me, uh, yeah, let me get a picture of that contract and send it over to you and then let me know what you, uh, what you find.
Cool, I'll take that.
How long does it usually take you to find a buyer?
Dude, I mean, something like this in Denver, I mean, we'll be able to get you offers and stuff. I mean, depending on— are the pictures that it has listed, are those going to be the most— like, are those accurate?
Yeah, those are accurate, but I could go over there right now and take some more pictures, like everything that you I can give him a call and just go over there and take a few more pictures if needed.
Yeah, we'll be able to get you offers and stuff on this property, I mean, tomorrow.
Okay.
Yeah, yeah, this is something especially in this—
are you thinking—
go ahead.
I was just saying, in this area we can move deals real quick, right up north of Boulder. Yeah, this is, this is, uh, a nice little honey hole for us.
Okay, sweet. Yeah, let me get that contract sent over there.
What are you thinking on this?
So the JV deal is that 50/50 split, right?
Yeah.
On something like this, do you kind of have an idea where we'd be at on offers, or—
I'd want to get with my dispo guy to be sure, but I think it's something we move for like $210,000, $205,000. At minimum, it'd be $200,000, but it could even be more because I want to look with my dispo guy and then also get in contact with our people out there in Colorado to make sure how much is a full gut gonna be. I mean, I have it underwritten at 100 G's, so it could even be less.
Okay.
Alright.
Yeah, let me get that contract sent over then, and then give me a call back and let me know what you find out.
Alright, will do, Jacob. Good to meet you, brother.
Alright.
Alright, thanks, Tyson.
Alright, talk soon. Check that out. Let's fucking go, dude. I'm about that. I'm about working with a wholesaler, making some bread. This looks like a good deal. I'm about it. I gotta pee real quick though. I'm gonna be right back. All right, well, I'm glad he brought up that other property, cuz this first one, he just not have a deal. He fucking— that does not work. But this one we like. Also, you guys, I don't know if I'm the only one, I don't know if I'm the only one here, but do you guys, whenever you're taking a piss, you guys ever like get like a shiver like down your fucking— down your shit? All right, let me update the address. Uh, Owen, definitely not too saturated or anything like that. It's just as good as pulling the list from anywhere else. All right, let's get this updated on myself. Let's go, uh. Alright. Oh, you're from Boulder too? W sale? Yeah, let's go. So what we'll do is I'll have him send that over. I'll make sure the contract is good. Make sure it's like a legal enforceable contract, that it's assignable, all that. And then we'll go ahead, we'll send him over a JV agreement. Once we get that signed, that's a deal for us. All right. How many deals are you averaging per month in 2023? This month, we've been getting in like 30+ new contracts every single month. We're averaging over 1 deal a day. All right. Single family. It's 2 bedrooms. It's 1 bath. 753 square feet. Yeah, bro, we got a house built in 1910 in fucking Boulder. It's an old-ass house. Yeah, if you guys are looking, if you guys are looking at the pictures over here, if you guys are watching on YouTube, look at this fucking thing, dude. It's beat to shit, but it's alright. Nothing an experienced rehabber can't take care of her. Thank you, bro. You got a sub too? Let's go. You're gonna do some cold calling today? Yes, sir, we are. How many callers/VA do you have? I don't have any anymore. At my peak, I had 20 VAs when I'm at the peak of my cold calling, but now all of my leads are from inbound sources. We don't need any VAs for that. Yo, Clayton, thank you for following, dude. Let's go. Is there a minimum amount that makes you take a JV deal? Yeah, Matt, I'm not gonna do it unless I think I'm gonna make at least like $15,000. But I'm more so just doing it because, like, I'm doing this challenge to make $250 grand, and that's an easy little money to make. So we take those, we take those. All right, just need to wait for the email. Nothing, nothing. These are not the emails. Okay, so he's not sent me the email yet. So we'll just make sure we follow up today if we have not gotten that. And it's on to the next, boys. We're gonna go ahead, check that an offer made at 170.
Cool.
Yo, Chris! Yes, guys, I absolutely am hiring. The requirements to work here: number 1, you have to have proven sales experience. I'm not just gonna come in and teach somebody sales from the very beginning. You need to have worked, you need to be able to show me that you have been successful in sales before. Number 2, you must be able to work out of my office here in Phoenix. If you qualify, you have both those conditions, like, yep, I have sales experience, 2, I live in Phoenix or I'm willing to move to Phoenix, Then hit the link in my bio, scroll down to the bottom, there's a link that says, "Are you interested in working with me?" Click it, fill out the application, we'll get you on a phone call and we will see if you're a good candidate for the position. Alright, on to the next. I had a buyer back out on signing day. Dalton, this is why you need to require your buyers to send EMDs. So for a deal like this, we would make them send $15,000 to $20,000 EMD. So if they ever did back out, we get to keep their EMD to prevent things like that from happening. I don't have cold callers. I don't use a cold call company, anything like that. All my leads are from inbound marketing sources.
Your call has been forwarded to an automated voice messaging system.
Okay, well Chris, Chris, definitely go ahead, fill out that application still. First, for somebody with proven sales experience, somebody I know is a closer, we can talk about getting help with moving down here and things of that nature. But it's got to be a good fit. Inbound is in website, etc. Yes, sir, exactly. Yo, what's up, Jaden? How you doing, brother? Oh, Robert, I'm sorry I missed your question here. Uh, engineer would have to come look at the foundation, how much that usually run. I'm gonna account for at least 20 G's on a, on a novate, on a foundation, but it can be cheaper. Just depends on what needs to be done. How many employees do you currently have? Right now we only have 3, 3 others besides me and my dad.
Your call has been forwarded to an automated—
I'm doing well, man. Thank you for asking. We are fucking on fire today. That's how we're feeling. Graduated college on Saturday. Are you hiring? Yes, guys, we are hiring. Link is in my bio. Are you interested in working with me? Congratulations on graduating. What the fuck, dude?
Okay.
Alright. This person has 3 different phone numbers attached. No, Ricardo, we are calling only off-market properties. Do you have any JV agreement for us to use? I have one as a part of Wholesaling 101. If you guys are looking to learn how to wholesale real estate, you're looking for a program that will show you Hello, Lily?
Hmm?
Eh, who's calling?
Hey Lily, this is Tyson Smith. It looks like you'd filled out some information on our website about selling your property over on Railroad Street.
Yes, I did.
Did I catch you at a bad time, Lily?
This is a great time. Um, let me jot your name down so I can, uh, keep in touch with you.
Right.
Okay, I'm ready.
All right, you said that you wanted to take my information now?
Yeah.
Okay, again, my name is Tyson Smith.
Uh-huh.
We are with webuyhomescash.com.
Okay.
And this number I'm calling you from is the best number to reach me. Do you need me to read that off to you?
Uh, yes, please.
This house is for sale. It is a vacant home. It needs some repair work. It's on a large lot with all utilities in town. And there is a grant available in town to have the home repaired, but someone must live in the home.
Okay.
We got flooded out during Matthew, so we received millions in grants for home repairs and bedroom, bedroom, So, um, that's still available. Uh, the home was up high on cinder blocks, so it doesn't appear there was any major damage to the floors or anything, but the structure damage— you need a roof, windows, doors. But the frame home is solid, 3 bedrooms, 1 bath, and the hotel already— and it's a large lot that can be divided in half. Um, my— it's listed in Calvin Stacy McRae and heirs, my deceased father, and my brother Calvin and I are the only two owners of the home. Both of us agree we need to go ahead and sell. And, um, anyway, um, you have any questions?
Well, I, I, I don't. Well, actually, I will in a second, but I want to thank you for being so thorough. Um, this is a lot of great information. I do appreciate that, Lily. So you and Calvin have already talked and you guys are in agreement that you're going to want to sell this property?
Yes, I really want to sell.
Okay.
Where are you located?
Uh, so Lily, we're located— we're headquartered here in Phoenix, Arizona, but we do buy houses in pretty much every— all 50 states. Um, certainly in, in North Carolina, we actually just barely bought another one over in, uh, Raleigh. Yeah, just yesterday.
Our capital. Okay, it's great. Yes, I was concerned you didn't want to work in North Carolina, so that's out the way now.
Yeah, no, so this is absolutely somewhere where we do buy properties. I just want to get— just clarify some information here. You said the property is 3 bedrooms, 1 bath?
Yes. One more thing, we are in a tight spot foreclosure, and the amount that is owed is $5,000.
Oh, I gotta keep it down.
Almost forgot to tell you. Anyway, Chris, Chris, the actress, the girl, she's real nice and really wants to help us sell the property, and I think she's willing to come down. $5,845.61.
Okay, so it's just under $5,900 that are owed on the property.
Yeah.
Okay, are there any other liens that you would know of, or—
No other liens. The property's paid for. Everything is free and clear.
Okay, so after paying that $5,900, how much were you and Calvin looking to walk away with?
I have to let you talk with Calvin on that because he's the one that hounds that part of it.
Okay, okay.
Uh, we do want to walk away with something. Like I said, the lot is still viable, it don't have no need repair. It'll be an easy flip, you know, or whatever you like to do with it. But I always, uh, some folks I called and inquired about it, and I would tell everybody there is a grant available to fix the homes.
Okay, excellent. Um, so when do you think that we would be able to, for me, you, and Calvin to all talk?
Um, I called him and he's got his, uh, got his phone blocked right now. He's at work. Uh, what about 6 o'clock this afternoon?
Yeah, I could, I could give you a call at 6.
Okay.
And I want to see—
Oh wait, I'm, I'm sorry, could you— it kind of, uh, broke up a little bit there.
What's that? Calvin number is 7—
Give me, give me, give me one second. Please, one moment here. Let me get my pen. Okay, so, um, would it be good if I go ahead, I'll give you a call at 6 o'clock, and then we'll go ahead and add Calvin into the call as well? Awesome. Okay, cool. Well then, hey, that sounds like a good plan.
My other telephone number, this phone go in and out.
Mm-hmm.
And so I'll wait for my call at 6 o'clock then, okay?
All right, sounds like a plan, Lily. So at 6 o'clock, I'll go ahead. I've got a few more questions about the property I'll ask you and Calvin, and after we get all that information, we will be able to get you a cash offer for the property. That hopefully will work out for all of us.
That sounds great, Tyson. Listen to your— wait for your phone call at 6 o'clock, okay?
All right, sounds good. We'll speak then.
Uh-huh, bye-bye.
Bye-bye. Nice. I'm not really sure. I'm kind of looking around here and Doesn't look too great. Doesn't look too great. Oh, what's this? What is this? What's this little guy?
Okay.
Okay, all right. Yeah, well, uh, we will take a deeper look at this property, um, when we call her back. What the fuck? 6 Eastern Time, 4 o'clock my time. All right, we need to start a new page over here on the legal pad. By the way, for all my lefties out there, legal pads are the GOAT. So I'm left-handed, and a spiral notebook I can't fucking write over the spirals and shit. Pain in the ass. You got to get a legal pad.
All right.
Let's— normally I would have my phone and I would press Siri and I'd say, hey Siri, remind me to call Lily at 4 o'clock. But I don't have my phone because it's currently— it's running live over here. So we can't do that. So instead, oh, you know what we'll do? We're going to throw in my calendar. That's what the fuck we're gonna do. That's what I'm fucking talking about— problem solving. Ain't no way you're left-handed, on God, on God, fam. All right, we'll sneak in a little, a little calendar, a little calendar action. That way we don't forget. All right, 3, not 4.
What?
You guys are capping. You guys are capping. What do you mean? What time is it in— what the fuck— Roland, North Carolina? Yeah, you guys are fucking— oh no, you guys aren't capping. You're right, it is 3 o'clock. Shit. Shit, thank you team, thank you team. Do you golf left-handed? No. So I write anything that I'm using a utensil with, so like eating, writing, I'm left-handed, but everything else I'm right-handed. So I— well, actually, I shouldn't say everything else. I also bat left-handed, but I swing a golf club right-handed. I played soccer, I was right-footed. I throw right-footed or right-handed. Can't throw with your foot. All right. Appreciate, appreciate the help with the, the time zone conversions there, team. This is why I need you guys. Thank you for coming in clutch with that. All right.
Okay.
Scheduled call to speak with Calvin. And Lily at 3 PM today.
Cool.
So you guys notice there was multiple decision makers. So I don't even want to fucking waste any more time having the conversation until I have both of them so I get them both on board. The last thing I want to do is spend all day getting Lily on board and then also having to get Calvin on board later, right? Yes, Khalil, the novation is going to be in between the seller and you. Alright. Move this on over. Negotiating. We're going to call them back today. Right on. Alright. How do you find sellers, Jonathan? I run ads on the internet saying, hey, you want to sell your house fast? Click here for a cash offer. Then they fill out their shit and I call them. All right, so the name on this lead is Dick Scammer. I think we give him a call anyway. Let's see what Dick Scammer has for us today.
Hello, please state your name after the tone and Google Voice will try to connect you.
Tyson Smith.
The Google subscriber you have called is not available.
Very most curious of Dick Scammer not to answer the phone. Most curious. Do we call him back again, chat? Bobby, we are at 4 deals so far locked up. We got another 3 or 4 hot on the pipeline. We got fucking a bunch of new leads. Everything is looking crisp. Alright, we'll call him back. We'll call Dick Scammer back. Let's see what Dick has to say. There's an address here. The address, however, is—
Please state your name after the tone and Google Voice will try to connect you.
Tyson Smith. Yeah, challenge is just me. Nobody else from the team or anything like that. Yes, Nikita, I've got hella buyers in New Jersey.
The Google subscriber you have called.
All right guys, the address of this property is also 420 High Street. So I'm, I'm a little bit suspicious. I'm just a little bit suspicious here. We'll try and call him back later. All right, Rosanna. All we have is Tennessee, nothing else. Where'd this lead come in from? Facebook. All right, Rosanna, what you got for us?
Hi, this is Andy Frimmer and Prep for College Now. I am unable to take your call at the present—
Uh, no, I, I have not ever done a deal in Connecticut, I don't think.
Hello?
Hello, Rosanna?
I'm sorry, I think you have the wrong number.
Oh, looks like somebody had filled out some information on our website for this number about possibly selling some property in Tennessee.
Not me.
Oh, gotcha. All right, well, hey, I'm sorry about that. We'll go ahead and mark you as a wrong number.
Okay, thanks.
Bye.
Bye-bye. Shame. That person just cost me like $100 fucking dollars for putting in the wrong number. What can you do? All right, we got Jasmine, Savannah, Georgia. Let's go! I fuck with some Savannah. Um, no, I do not scrub the DNC. List. Hello, Jasmine?
Um, can I take a message?
Uh, yeah, this is Tyson. It looks like Jasmine had filled out some information on our website about selling a property over in Savannah, Georgia.
Which website?
webuyhomescash.com.
I'm gonna have to get her to call you back. I'm at work with the phone.
All right, well, I do appreciate that, sir.
All right, thank you.
Thank you, bye-bye. All right, try back later. Alright, Lincoln, Illinois. We got Kathy. Chris, all of my phone calls, everything is placed using smartphone.io. Hello, Kathy?
Yeah, this—
Hey Kathy, this is Tyson. Looks like you filled out some information on our website about selling a property over here in Lincoln.
Yes, but on the text I was supposed to get a call at 1 from Gail. It's 5 to 1 and you're not Gail.
Oh, gotcha. Well, did you, um, did you, I guess, maybe multiple websites or something like that?
No, no, well, I was one on Facebook, but that was so quick a while ago, I doubt they'd be calling.
Oh yeah, I mean, I just, I just got the information back from the, from on Facebook, so that, that's me.
Well, I may have to call you back if my phone rings at 1 and it's Gail because I contacted them a few days ago. So anyway, um, yeah, it's a church and it's got the kitchen and bathroom and everything. It doesn't have a shower, so that costs somebody to redo it, but it's zoned for a business or residential. It's in Lincoln, Illinois. It's huge, 4,625 square feet, split level. You walk in the main doors there and it goes up 5 steps to the congregation, stained glass window stuff, but not the colored ones, so it's not dark. And then down below, it's, uh, go down some more and there's a lift there like an elevator too if you don't want to climb stairs. And that goes down to the lower level with lots of windows, so it doesn't— it's not a basement per se. And that's where the kitchen is and another big wide open space. So I saw one online for sale that put the bathroom in it, and it was listed at $299,000. So I'm trying to flip this, and I don't want to turn it over to a realtor yet. I thought, let me try those companies that pay cash.
All right, good deal.
It's in very good condition. It just recently— Grace Lutheran Church sold it to me, and they had remodeled it, so it doesn't really need anything unless you when I had a bathroom downstairs.
All right, so I'm having trouble finding the property right now. It's a 210 North State Street— or I'm sorry, 201 College Avenue. Gotcha, 201.
It's right on a corner and it's got a fenced-in backyard. It's on street parking now, but you could easily put a carport back there in that yard part and It's got a swing set and playground stuff.
Okay.
Make a great family home, live downstairs and do a business upstairs because they're just selling churches left and right now. And it's brick, it's just gorgeous. Could be a, you know, a wedding venue or special events or community center or theater. There's all kinds of business ideas you could have upstairs.
Okay. And how much did you say you were looking to sell it for?
I don't know.
I tried to talk to the title company because it's actually closing today. They're recording the money I sent and the title and all that stuff up there, so I'm ready to flip it. And she said, well, I can't see an appraisal. So I called the title company lady back and she said, no, they don't do it if it's a church. But for insurance purposes, I would say that thing— you can't rebuild something like that for less than, you know, a million dollars, but say $500,000. $100,000. And if you make it into a home downstairs or a business home slash home, or just slash business, I think it's— I'd take $100K and then you guys could flip it for $200,000 or $300,000.
All right.
Um, I was one up in Kansas. I went up and actually looked at— I mean, it was $7,000. That sucker was a castle. It was also historic like this one.
It's—
Lincoln's a neat town because it's Route 66, that old historic Highway 66. And it's got— Lincoln named it, of course. And it's got the largest covered wagon in the world out there.
No kidding. How big is it?
Yeah, it's a neat old town. It's got about 13,000, so everything there you need, you know, stores and stuff. Okay, but when I bought it, he had another buyer, but you know, I just hate giving him a commission. And I've never seen it, but he said the pictures are accurate. It's got a balcony upstairs too in that congregation area. It's got all the stuff left in it, all the appliances are in there. He said, no, it's furnished if you want to call it that. I said, no, don't start piecemealing and selling pews and organs. Whatever's in there, don't do that. And they said, no, we won't. I said, well, that's what I hate seeing demolition teams do. They'll go in and sell those stained glass windows and then all the antique bricks and tear them down. I thought, don't do that, that's destroying our history.
Yeah.
All right, I got some pictures pulled up here online.
Okey-dokey.
And you said— I'm sorry, how much was it?
There anymore because I bought it. Seth Goodman, a realtor there in Lincoln, was the one that had it when I bought it. And it's got the little— and it's got in the front there, it's got a little, uh, place where you could put your sign of your business or whatever. You could do lawyers' offices, you could do all kinds of things with it. Possibilities are endless. But you're never gonna find 4,700 square foot for $100,000.
Anywhere. How many, how many square— how much square foot is it? Is it—
well, the realtor wasn't exactly sure. He said 4,625 is what I have, but you know, I'm not going to swear by that. It might be more, it might be less, but I think it's around 4,700 square foot.
Okay.
It's got, um, the heat is, uh, gas, so that's good. The city gas and the city water, and of course the door and stuff, electric.
Okay, and then, and, uh, what repairs did you say might be needed?
It's not any repairs, it's just if they want to make it more living quarters instead of a business building, which is zoned either or. Um, you gotta be careful with some of these states, you know, they put the church, they won't let you live in them, but this, they're getting more lenient. So it was definitely zoned residential as well, R-2. He said, uh, if you want to put a bathroom down there, a laundromat, stuff like that, that'd be— he said, but the plumbing's there because the kitchen sink is down there, so be easy to plumb into it right behind that and make a little bathroom and a utility room there with a shower.
Okay.
But right now, as a church, it's only got, you know, lavatories.
Gotcha. Well, um, I'm gonna be honest with you, Kathy, I think I— it's not something that my company would be interested in buying, but I think it would be a good fit for another program we got. So, okay, as real estate investors buying properties all across the country, you know, we often find people who, who have some real estate they're looking to sell. They don't want to list it on the market or pay all the fees or deal with that hassle. Um, and it looks like a good deal, just not necessarily for our company. And so what we do is we actually will help them sell the property, just because we have such a large network of cash buyers. So, you know, people who are buying houses nationally like us, or even the local buyers. We know all the big realtors in every single different area who are, you know, buying and selling houses. And something we could do, I think, is actually get your property listed for you and start sending it out to all these investors. And I think we'd be able to get you that $100,000 $100,000 still without you having to pay any fees, closing costs, or anything like that. Yeah.
Now, well, the other thing to remember, Illinois has a high property tax, but when I called, they said no, they don't go on it to appraise that because this thing's not appraised. He said it goes by the sale price. So anything around $180,000, stuff like that, your taxes up there would be around $1,000 a year. And that's not bad for that big of a building.
Right.
They only go by the sale price.
Okay.
So that's good to know.
Absolutely.
Because Illinois is pretty pricey.
Absolutely. Well, let me see if I can get this property qualified. Um, I'm gonna take this information over to the underwriters, and I thank you, Kathy, for being so thorough and explaining it all to me. I do appreciate your time on that. And, uh, let me see if we can get it qualified, and I'll give you a call back.
All right.
And what was your name again? Let me write it down.
Yes, my name is Tyson Smith.
Tyson Smith. Oh, we have a chicken place called Tyson's in Arkansas.
Yep.
Big Land District. Okey dokey. Sounds good.
Alright, Kathy, we'll talk soon.
Okay, bye-bye. Bye-bye.
Well, boys, can't say I'd ever wholesaled to church before, but I'll be game to try. Got a house for sale, $150,000. We got some shit at $345,000, $250,000. So this is a nice area of Lincoln right here. What kind of, uh, the fuck was called? Okay, we're over here. Got this plot of land for sale, $5 grand. I may be reaching here, boys. Oh, what the fuck is this? You have got to be fucking kidding me. If you guys are watching on YouTube right now, I found another fucking church for sale in this same small town. Captivating move-in ready historic Church duplex easily converted to single-family home, one block to historic Courthouse Square. Over $275,000 in rental costs. Once featured on HGTV. Original stained glass and beveled windows greet you upon entrance to the foyer and upper level. Owners have used this property in multiple ways: as a family residence or rental of one of the— or one or both of units, as corporate furnished residence, historic district, one block from county courthouse. I'll be fucking damned, dude. I cannot believe that. This is for sale for $269,000, but it's been on the market for 75 days, so it's not worth $269,000, but It gives us an idea of where people are pricing these bitches.
Cool.
I'm calling her now and offering $110K, bro. Go for it, dog. Go for it. All right, what the Fuck else do we got? Not much. All right, what do we got? Whoa, what the fuck, bro? A supervillain lives at this house. You can't tell me a supervillain does not live at this house. You guys seeing this? What the fuck is this, guys? If you guys are not watching on YouTube, there's this house that is painted entirely black. Like, Gru from Despicable Me lives here. The inside's all black too. What the fuck? Cabinets black, inside paint black, just pitch black. The entire house sold for $315 grand. What the fuck, dude? Bro, this is a weird place, man. This is a weird place. It's a big old brick house. 217. Trying to find if there's just any other churches that have sold. It's a weird deal, but I don't know, man. Something's telling me that there's money to be made here. Guys, you can find me on YouTube. Link is in my bio, or also you can just search Tyson Smith on YouTube and I'll come up. Guys, no, you do not want your house to look like that first one. You do not. Bad vibes, bro. Like, listen, I'm obviously a fan of like the monochromatic black look, but not in your house, bro. That's just like fucking Vladimir Putin vibes, you You know what I'm saying? All right, I don't fucking know, dude. Um, I'm gonna go ahead, I'm gonna assign a task for my pops to look at this and he can tell me what the fuck he thinks because I, I just don't know.
Alright.
Weird, weird deal, boys. We'll see what's up with it though. Where'd this lead come from, dude? Facebook? Yeah. By the way, guys, if you are wanting to get the same kind of leads I get, I have a link in my bio that says get motivated inbound leads now. That's the exact company who's providing me with leads. If you wanna know, if you've ever tried doing this before and you're like, why is it everybody Tyson speaks to is so much nicer and actually wants to sell their house? It's 'cause I'm getting good leads. Yo, what's up, Treston? How you doing, brother? Oh, Treston, let's go ahead, let's give you your mod privileges, bro. Do we already do that? There we go. All right, Treston, welcome, welcome to the mod squad. All right, what's up, Jamie? How you doing? All right, it's a little stupid deal, but we'll see what's up with it. New crib tour, Nolan, once I get everything moved in, bro. All right, we got— just got a new, new lead. Stephanie of Warren, Ohio. Your call has been forwarded to a Andrew, I keep putting off the cooking live because I keep, uh, I'm cutting right now, and so when I get home, I'm just so fucking hungry. And then like, I don't want to set everything up and I just like, I'm trying to eat as fast as possible because I'm like, hangry. But we will do one soon. Maybe tonight. We'll see. We'll see. All right. She texted me. I'll call you back.
Word.
You can call me back. Alright, we have a bunch of— we have 22 incoming texts. Let's see what these are. Alright, we answered that. What did this guy say? He called, answered that. What did this guy say? He said okay. All right, Cherry Drive in Alabama.
Your call has been forwarded to an automatic voice message system.
Yo, happy Monday, man. $250K in assignment fee revenue.
Your call has been forwarded to—
remember guys, assignment fees, there's no other fees or anything to come out of them. All we have to pay is to generate the leads. Don't have to pay for labor or anything like that since I'm the one working them. So it would be majority profit, very high margins on assignment fees. Okay. Making it look easy, bro. It's years of practice. All right. Can't fucking find this house. Guys, challenge is going well. We are fucking crushing right now. I think we're going to blow past the goal.
Your call has been forwarded to an automatic voice message system. Two.
Tristan, the worst that can happen is they say no. Who gives a shit? What do you mean? You're no worse off, you're no better off. All right, yo, what's up Connor? Thank you, Cheeto Man, I appreciate it, dog. Your girlfriend broke up with me? Who gives a shit, man? That's just forbidden pre-workout right there. You gotta— you guys If you ever go through a breakup, you have to realize that's an immense amount of negative energy. Whenever something bad happens to you, some kind of crisis, there's two things you can do. You can take that energy and absorb it and just wallow in self-pity, or you can transmute that energy into becoming the best version of yourself. When you're sad, use that energy to go fucking hard in the gym. Use that energy to fucking build a business. Never waste a good crisis like a breakup. Hey, thank you for calling. This is Tyson.
Yes, I'm returning your call. My name is Charles Kloe.
Oh yes, Charles. Um, looks like we were giving you a call about that property over on Brookfield Way. Were you still looking to get that place sold?
No, I haven't sold it yet. I've been in contact with several different Companies.
Okay, so we are looking to sell the property though?
Um, yes.
Okay, well, um, is what I'd want to do is ask you a few questions about the property and we'd be able to see if it fits our buying criteria. And if it does, we go ahead and have a cash offer for you. Do you have about 5-10 minutes? We can handle that now. Okay, right on. So hey, while I'm getting the property pulled up here, uh, can you kind of catch me up to speed on the situation? What's got you thinking about selling this place?
My daughter lives up north, up here in Ackworth, and I'm looking at houses up in that area. And it's basically an hour drive from here, so I go up there quite a lot. Hot. So I want to keep away from driving and, and then I, and, uh, I just want to go ahead and sell and, and buy a house up there.
All right.
Um, so that's what I'm looking at doing.
Okay. So in a perfect world, how soon would you have this house sold and you'd be on your way to a new place in Ackworth?
Um, first week in July.
Cap, right on. Um, okay, so I've got the property pulled up here. I'm seeing it's 3 bedrooms, 2.5 baths.
Yeah, I just, I just got finished talking to one of the other companies that's interested in And they saw that was lit. They told me it was listed for 3 bedrooms. It's 4 bedrooms, 2 and a half baths. So they don't know.
Gotcha.
Why they made that mistake. So when we walked through and she was videotaping the rooms, she saw that was 4 bedrooms. She couldn't understand why they listed it as 3.
So yeah, um, yeah, I mean, that's why I always want to ask, because I, I, you know, you can't always count on these people on the internet to get things right. So I appreciate that. Um, I see they have it listed for 2,288 square feet. Is that right?
That's right.
All right. And then the house was built in 2001?
Yes.
Okay. And, uh, since the house has been built, uh, do you know of any major updates that have been made?
Um, put ceiling fans in all the rooms. I've got a new hot water heater. I've replaced the roof twice.
When was it— when was the roof last replaced?
Okay.
And, uh, new garbage disposal, new dishwasher, just replaced my garage door for 3 years ago. Just had it serviced, put new cables on, um, a couple weeks ago.
Okay.
And that's about it.
Okay. Um, cosmetically, is it going to be more or less the same as when it was built? So things like the paint, the floors, the kitchen cabinets, the countertops, the bathrooms— is that all going to be the same?
It's all the same. Okay.
Are there any repairs that would need to happen to the property?
Well, it probably needs to be painted inside. Probably carpets need to be cleaned. That should be about it.
Okay. All right. And then just to make sure I got this right, um, you're looking to sell this place, move to Ackworth, and, uh, you want this taken care of first week of July?
Yeah, I'm looking to be out of this house and into the new house by first week in July.
All right, have you, uh, have you already started looking at places up there?
Yes.
Okay, um, do you have an idea of how much you're looking to get for this place?
Well, there's another company that just offered me $302,000 for this place, and I'm looking at houses up there between 300 and $400,000.
Okay, so you're looking to be somewhere around that 300 mark?
Yes.
Okay, and now just curious, did that company that offered you 302, is that for the property as is, or is that after they do their repairs and clean the property up.
That is okay. Now I got a meeting with them on Thursday where they were going to Zoom, and they said they're going— I'm going to walk through the house and they're gonna, you know, I guess do another evaluation, but They took me over offer of $302,000.
Was that company, is it like Open Door or Offerpad, something like that?
No, Orchard.
Okay, gotcha. Okay, so what price would I need to be at, uh, assuming we were purchasing the property as is, meaning you take the stuff out that you want, you can leave everything else, there's no, there's no kind of hidden fees fees whatsoever. You don't pay the closing costs, there's no realtor fees, nothing like that. What offer would we need to get you for you to want to work with us?
Well, right now the best offer has been the $302,000, so it would have to be, say, $302,500, you know, so.
Okay. So if I could take this information over to my underwriters and they say, yeah, Tyson, we can go ahead, we can, we can pay $302,500 for that. Is there anything else you would need to figure out before you decided to move forward?
Well, I'm looking for the best offer, so I got 3 different companies right now. You're being the 4th. Yeah, what's the name of your company?
We Buy Homes Cash.
Okay, We Buy Homes Cash. Okay, you'll be the fourth one that's, that's, uh, buying for my, my house. So, um, you know, um, I'm trying to get the best offer for— do you charge A commission?
No, sir.
Okay.
These other companies, I think they all charge 6% commission, right? So, um, so, well, here, here's what I'll say. I mean, a little bit of money if, if you're not charging commission, right?
Like I said, we don't charge commission. There's no kind of fees. Like, the number we give you is the the number you're getting. I mean, the only thing that would come out of that is any liens on the property. So if you have a mortgage or anything else like that, and your taxes if you haven't paid them for the year, that would be it.
I got an escrow account, so my taxes come out as I make my mortgage payments.
Okay, perfect.
So, um, I'll have a better idea probably by Friday on, on what the best offer I'm gonna get from 4 different companies.
Okay, well then I think what would be the best decision, because we, we can't hold our offers for that long, um, you know, with the changing market and everything You know, my offer today could be different than what it is on Friday. So I think what would be best is if you go ahead and talk with those people, find out what kind of fees, what all, you know, the whole deal with what they're doing. So I would make sure you ask them all like, hey, you know, do you guys have any kind of service charges? You like, if there are repairs that are needed in the property, which I know you said that there's nothing, you know, major, but I've just dealt with people people where sometimes, you know, we make them an offer, somebody else offers them $10,000 more, but then they come back to me a couple weeks later and they're like, hey, I actually want to go with you because they actually lowered their offer by $25,000 because they said that they need to fix this, this, and this. So I would just— I would get in front of that and figure out, um, if they are charging any kind of fees. I don't know if they are. And then we can talk again on Friday, and at that point I'll take— I'll take information over to the underwriter, and then we'll get our highest and best offer then.
Yeah, the— I think every one of these companies that I've talked to so far, Mark Spain, Off-Pad, Orchard, all of them charge 6% commission.
Gotcha. Yeah. So what I can tell you is we won't be charging anything on like that.
Yeah, so, uh, um, I'm, I'm just looking at, uh, you know, whatever the most I can get out of my house, and then what I'll need is, is to take that cash and, and put it down on the house I'm moving into. All right, so, so, and I want to I want to do this first week in July, and, uh, so I can schedule the movers to move me out of this house into the house that I'm moving into.
That makes sense. Uh, well, Charles, I mean, what I can tell you is that one thing people do love about working with us is we do allow you to pick your close date like that. So we can go ahead and say, all right, hey, he's looking to move first week of July, we'll go ahead and close on this date. So that, um, right, you can have everything prepared as far as the movers go, and, and you can set everything up with buying the new house. Um, uh, right, it'll just have to come back of, of, uh, whatever thing comes down to with the other offers and whatnot, right? You obviously need to make the best decision for you, so that makes sense. Um, but yeah, it's what I think we do is I'll give you a call back on Friday and and you know, you'll know where we're at on that.
Okay, well, I'll save your number. What's the name of your company?
Yeah, it's—
again?
So my name is Tyson Smith and the company is webuyhomescash.com.
Webuyhomescash, okay.
We make it easy.
And your name is? Tyson?
Yes, sir. Tyson Smith.
Okay, I'll go ahead and save your number. Okay.
All right, sounds good. Well then, Charles, we'll speak on Friday, okay?
Okay, thank you.
And if anything comes up before then, like if you're able to get all the offers and everything together, feel free to give me a call before.
Okay.
Okay, thanks.
All right, thank you, Charles. We'll speak later.
Okay, bye-bye.
Yeah, I don't— so in a situation like that where he's competing with shit like Offerpad, it's fucking easy money, bro, because all of their offers, they've got all kinds of fucking repair concessions and shit. Now, is what I'll tell him is, hey, what matters to you? Here's the question you ask: what matters to you? Who offers you the highest, or which offer allows you to make to walk away with the most amount of money. I'll fucking offer you $310,000 with a $30,000 repair concession too. Doesn't mean that offer is better than fucking $280,000 straight cash, right? Yeah, Drew, spent a lot of money making it like that, man. All right, boys, I have a meeting I gotta hop on right now. After that meeting, I'm gonna go ahead and kick it on back to my cribbo, make some lunch, and then we will be back on for more Acquisition Domination this afternoon. Thank you guys all so much for watching. I've got a new YouTube video dropping today. Can't remember what it's on, but it's going to be a good one, so go check that one out.
