Hello?
Hello, Harry?
How you doing?
I'm doing well, Harry. This is Tyson. I was just giving you a call because it looks like you filled out some information on my website about selling a property over here on Lebanon Avenue.
Yes, sir.
Did I catch you at a bad time, Harry?
I'm sorry, what?
Did I catch you at a bad time?
No, no, I'm all right. I just, uh, what You know, I've been sick for a while, so I had open heart surgery and I got some people in the house and I just can't get them out. I'm just, I'm just done with it, you know what I mean? Uh, yeah, I live in Wyoming, the house is in Illinois, and I just, I just can't. I mean, they're making the payment on it, you know, they are paying paying on it, but, uh, man, I just— I want to sell it. I just want out. I want to wait for them, you know. I'm just stressed out.
All right, I'm, I'm sorry to hear that, Harry. Um, let's, uh, let's see if we can take care of this problem for you right now. How's that sound?
Okay, sounds like a winner. All right, so I owe $43,000 is what I think I owe on.
Okay, how much are you looking to walk away with after that's paid off?
You know what, I'd rather you make me an offer. You take a look. I mean, the problem is, is going to be going to look at the house, you know what I'm saying? I— they're not gonna let nobody in. I just— I don't know what to do with them, you know? I really don't.
Why, why wouldn't they let anybody in?
Because they don't want to give up the house.
Oh, gotcha.
They feel that they're making the payment on it, and as long as they keep making paying it, uh, you know, they should be able to stay there. And I just, you know, here, here's the thing. My note is going to be called, and they, they just can't understand that my note will be called in August. You know, I had a 5-year note on it, and I got sick, and I've been sick for like 3 years. I mean, I just had open heart surgery 3 years ago. I'm still not very in very good shape, you know what I'm saying? I I'm just not in good health.
Yeah, okay.
Unfortunately, I'm 64, so, uh, you know, I just— and the stress really puts me in a— you know, I just can't take the stress, I guess you could say.
Gotcha.
So I don't know, I don't know what to do, you know?
Okay, so just to make sure I understand this correctly, Harry, so you don't live in— you live in Wisconsin, this property's in Illinois?
I live in Wyoming.
Wyoming.
House is in Illinois. Um, the house is clear, it's in my name, you know. I mean, it's not clear because the bank owns it, uh, the bank owns, you know, $43,000 on it, uh, but I, I just don't know what to do, you know.
Yeah, okay, I understand. So the tenants, are they on a lease or is it like a month-to-month thing?
No, there's no lease. They've been paying month to month. Um, you know, they originally was my friends, you know what I'm saying?
Yeah.
And, you know, they stole everything from me. It just, it just goes on and on. I'm just done with them. I can't deal with it anymore. And, you know, I just, I just want out. I just want to wait for a minute, you know?
Yeah, yeah, I can, I can understand that. Um, how much are they paying every month for rent?
They pay $1,000 a month, but that pays, uh, that pays the insurance, it pays the payment on the house, and it pays the taxes. Okay, understood.
Um, and, uh, okay, so we— have you ever had any kind of formal lease agreement with them?
No. No, they— when I got sick, they, they relatively moved in there. Uh, then, you know, my sister was kind of taking care of me, but that kind of went by the wayside. And so then I moved to where my brother lives here in Wyoming. So, you know, I hate to say it, but, you know, he's my— he's, he's been the best one that took care of me, you know what I'm saying?
Yeah, I'm glad you were able to have him to help you with that.
Um, oh, trust me, I did 73 days in intensive care. I wasn't even supposed to make it.
So, so every day now is a gift, it sounds like.
Pardon?
Every, every day now is a gift.
Yeah, every day above ground's, uh, a good day, you know. Just, it's, it's like, it's just, you know, I'm just so out of breath all the time and You know, I got other issues. I've had a 4-level fusion on my lower back. It just, man, goes on and on, you know.
Okay, so in a perfect world here, Harry, what would you like to see happen with the house?
Oh, you know, if I can't get $30 grand, I'll let the house go back, you know what I'm saying? I mean, the house is definitely Um, you know, I know the house is worth more than, than that, but, you know, I just want out. I wanna, I wanna wait from it, and I, you know, I only got a couple months to, uh, to make this happen, you know what I'm saying? I hear you.
Okay, so, um, I'm not saying we could, but If we're able to buy this house from you, pay off the note, make sure you walk away with $30,000 after everything's said and done, what else would you need to see happen?
Well, I'd rather see the house, you know, it's in a real good neighborhood. I'd rather see somebody get it and, you know, I mean, the people are always— they got stuff in their yard, you know. The city's always on me about it. You know, it's just crazy. I just, I just can't handle the stress. That's, that's my problem. Yeah. I mean, I know the house, uh, the house is a, is a big house. It's a pretty nice house and, uh, it's in a real nice neighborhood. I don't think anybody could go wrong for that kind of money.
Okay. So what I'm going to say is the big problem here is the fact that it's going to be the tenants, right? Right. If they're not willing to leave, you know, evictions, especially in Illinois and especially where they don't have a lease, right, is going to be really hard and really expensive.
Okay, here's one problem. They don't even have an occupancy permit, right? They don't even have an occupancy permit. So literally, uh, they shouldn't even— relatively, they shouldn't be there, right? You know what I'm saying? But you know what, you give it some thought, um, kicking around, and I'll be more available tomorrow if you know what I'm saying? I just filled that out. I didn't realize you guys would be calling me tonight, but—
Gotcha. Okay, so you want me to go ahead and take a look at this? And, um, you want to wait till tomorrow? You don't want me to go get an offer and see if we can get this taken care of and off your plate tonight?
Oh, you know, I'd rather wait till tomorrow only because I'm, I'm just really not good today. Okay. You know, hopefully I'll get some rest and, you know, Better shape tomorrow.
Okay, I hear you. All right, well, that sounds good, Harry. I appreciate the information you've given me. We'll go ahead, we'll start taking a look at this, and I'll give you a call tomorrow, okay?
Okay, that'll work.
All right, thank you, Harry.
Bye-bye.
Bye-bye. All right, so this is the exact kind of person that we are here to help, um, but what I'm saying is very true, especially in Illinois. Illinois is like California in the fact that it's very tenant-friendly, not very landlord-friendly. It is a motherfucker to get people out of a property, especially, dude, they don't have a lease agreement. Like, they're gonna have all kinds of shit they can claim. The court process is a nightmare. It's tough. All right, so we'll follow up tomorrow. I mean, the— I mean, his number is close. Like, we'd be able to come close to his number. I mean, if he owes— he owes $43,000 on it, wants $30,000, that's $73,000. We could probably come pretty close to that. But the issue here is more than likely we're gonna have to do a cash for keys agreement with the tenants, which is where you pay the tenants to get the fuck out. So I just say, hey, listen, we'll give you $5,000 if you guys are out by the fucking 30th, some shit like that.
All right.
How do you go about cash for keys? So we send them a cash for keys agreement that basically says you are agreeing that you're gonna be the fuck out of here, terminating any kind of lease, spoken, oral, unspoken, written, whatever the fuck. You have no claim to this property whatsoever, and you're out by this day. Then you get this money, and then that holds up to where if they sign that agreement, we give them money, then It's easy to get them the fuck out, but they have to agree. Some people will be like, no, fuck you, I'm staying here. All right, how long you going for tonight? I'll be live for like an hour right now. I was live earlier today, um, I got like an hour in me right now. Let's see here, let's call back what's his fucking name. Oh no, we got a Gary, Indiana.
2, 1.
Uh, Treston, so yeah, they won't, uh, they won't work with new wholesalers because they need people who are going to be closing deals deals. They want people who have a solid process and who are going to continuously come back to them for more leads. They will, however, they will work with anybody that's in a part of my mastermind. So that is a little way around that. Do you recommend wholesaling Zillow? What the— what do you mean? How are you going to wholesale Zillow? How long did it take you to get a legit buyers list? Um, several months, but also I kind of cut the line by getting a cartel membership of Investor Lift. Tristan, I've got no idea, man. You'd have to talk to him.
Alright.
Tennessee River Guy, yeah, I spoke with him. So I spoke with that guy in Tennessee. He said if we can get to $90K, we can go ahead and make a deal happen. But he is all fucking worried about like signing a contract. He's like, I'm not signing anything until I get paid. To kind of explain to him, hey, that's how this works. So I've sent him an agreement for him to look at. I'm about to call him after I call this person and see if he was able to look at the agreement and what he thinks.
Hello?
Hello, D'Angela?
Yes.
Hey, D'Angela, my name is Tyson. It looks like you filled out some information on my website about selling a property over here on 23rd Avenue.
Yes.
Have I caught you at a bad time?
Kind of, sort of. Um, if you can give me about 30 minutes, can you?
Yeah, absolutely.
Call me back.
Absolutely.
Okay, thank you.
All right, we'll talk soon.
Bye-bye.
All right, can you guys remind me in 30 minutes to call D'Angela? All right, I don't— I rarely do this and I don't know why. I'm feeling very tired. I already drank an energy drink, but I'm going to go get another energy Dream. I'll be right back. Tyson, what's up?
If you're gonna push it in nurture or opportunity, you put follow-ups.
It should.
Which one? The two of you that are nurturing opportunity.
I keep fucking up because I keep not putting a lead owner and doing a follow-up and shit, and then it's fucking it all up. But yeah, I'll get better at that. Alright, alright boys, it's white monster season. Let's get it going. Alright, we are calling Mr. Jerry. Strap in everybody, this gonna be a fucking thang. Hello, Jerry?
Yes.
Hey Jerry, it's Tyson.
Hi, Josh. What happened to you? What's going on?
So I sent you over that email with the, uh, contract. Did you have a chance to take a look at it?
No, we never got it. We never got it. Pam said just now she's not telling me. We ain't received nothing, man.
Let's see here.
Must have been a problem there somehow or something.
Yeah, must have. Let's see here, let me get it pulled up.
My wife, she said that, uh, I don't know what happened, but, um, something happened.
It would have came from Tyson Smith, tyson@webuyhomescash.com.
Uh, yeah, maybe Tyson. Let me look real quick. Anything Tyson. So she's gonna look, she's gonna look and see. No, there's all the emails for today. There's— there's nothing on there. Okay. Uh, uh, see, Justin, I don't see nothing on here, brother.
All right, let's go ahead and, uh, I'm gonna send you another email right now that just says test.
I'm looking real good, brother. I can't see shit on my emails. Oh good, Pam said you can fax it to us, I guess, to give it to Big Fish Control.
All right, I can do that. Um, give me a sec.
Okay, let me get the pencil out of here. Okay, are you ready?
No, give me one minute. All right, you have that fax number for me?
The UPS's fax machine, and I have to go down there to where they're at. See, they've known me over 30 years. They've known me a long, long time, and they, they don't charge me something like a couple of dollars, and I can have, you know, faxes sent to their machine. So yeah, you just put my name, Wayne Roach, or just Wayne, put Wayne there, and, uh, they'll, they'll get it.
All right, we'll go ahead and send this, but I'd also like to try email.
Uh, okay. No, go ahead and send it and we'll see if we get it, or however you want to do it.
Okay, all right, let's see here. I just sent the fax, so We know that that's coming. Um, did you get the email? I just, I just sent a new one that just says test. Just test email.
It says what?
It says test email.
Test.
Yep.
You got one that says, uh, Q-Link. No, Henry. Henry repeating arms.
Yeah, that's not me. Did you, uh, did you check your spam folder? Maybe it went there.
My what? Your—
the spam folder of the email.
I don't know much about it. I'm busy in the tub, brother, but, uh, we'll just get together tonight or morning about it, okay?
Okay. Um, what time do you think you'll be able to go by the UPS store and pick up the fax?
Be around lunch or a little less, maybe.
All right, so you want me to call you tomorrow afternoon?
Yeah.
All right. Sounds like a plan.
Okay, have a good—
All right, you too, Jerry. Have a good night.
Bye-bye.
Bummer. This is gonna be a fun one, going over the contract with him. That it will be. If all else, it will be interesting. I was told to use the word agreement, not contract. Yeah, don't Look, is it probably better to say agreement rather than contract? Yeah. Is it gonna make a huge difference? No, I don't really think so. All right, follow up with him tomorrow.
Dude, insanity.
All right, what do I got here? What do we got here? Call this guy Tetonka, Iowa. Alright, just got an email. My fax was successfully transmitted, so that's just great. Happy to hear it. All right, let's hop back on the dialer. Let's get running. All right.
Hi, this is Bona Schmidt. Please leave a short message.
All right, Bona Schmidt. Mike, I have S corp. I have a trust that owns an S corp that owns LLCs, is the way my corporate structure is. Hello, Herbin. Hey, Herbin, this is Tyson. I just wanted to give you a quick call today to see if you were still looking at selling your property over on Arlington Avenue.
WGA.
Uh, we haven't made you an offer. Uh, I was calling to see if you're interested in selling it, and if you are, I would just need to ask you a few more questions about the property, and then we would be able to make you an offer.
Well, you have to talk to my wife about that. But they're offering— I, I, I, I, I have 4 people that came here right now. I'm not sure.
Okay, when can I give you a call back that maybe I can speak with your wife?
You can, uh, call anytime in the morning. Wife go to work at 3:00.
Okay, I'll give her a call. I'll give you a call tomorrow then.
All right, do that.
Alright, thank you. It's a nice little, nice little place in LA. "How do you present end buyer offer to the seller knowing if the seller will know your spread?" I don't have to.
What do you mean?
"How many dials do you usually hit per day?" The standard of excellence for acquisitions is 140 dials a day. All right. "Even on Novation?" Yeah, they don't need to see what the last offer is. We have an attorney-in-fact. We sign all the listing documents, all the offers and everything. So they don't typically see that unless they look at the HUD, know what to look for, then they would. But in that case, it doesn't matter. I tell them up front, yeah, buyer's paying our fee.
What's up?
200K of profit or revenue. Revenue. Are these PPC leads? It's a mixture of everything, man. It's revenue. I'm not counting any of my marketing expenses or anything to find the leads, but it would still be at like a 70% profit margin. Bumblebee, right when I make the offer. All right, what was I doing here? I need to create a follow-up date. Call this guy tomorrow. That's right.
Okay, cool. All right, all right.
No, I very rarely double close. And yeah, I haven't mentioned it to the land guy because I've got way more fucking obstacles I need to get over before we start talking about that. You'll learn about that when I get to the assignment portion on the contract, but one fucking problem at a time, man.
We don't— Hello?
Hello, Vaughn?
Yeah.
Hey Vaughn, this is Tyson. I was just giving you a quick call to see if you were still looking at selling that property over on Ludgate Place.
Hello?
I'm sorry, what's that? Sounded like he was at a baseball game. Ellie, I type between like 70 and 80 words per minute. What's for dinner tonight? I'm not sure. I'm thinking maybe some chicken and pasta or ground beef and rice, aka the only two things that I eat for dinner while I'm cutting. All right, left earlier. Do you end up signing or looking at the offer yet? No, I emailed it to him. He wasn't able to fucking find the email though, so I just had to fax it to him. So gotta wait till tomorrow until he goes to UPS store to pick up the Facts. Can you flip your camera around and show us your setup? I'll flip my camera around. That's what we're looking at. But this is, this is what we're working off of. Say hi. What kind of monitors? No idea. LG. This white monster is bringing me back to life. How much profit you making this month?
We have a—
we have over $150K in assignments closing this month. Do you not spit on the Zins?
Nah, no need. This is Brendan.
Hey Brendan, this is Tyson. I just want to give you a quick call to see if you were still looking at selling that property over on Malone Street.
Uh, yes, I'm over on Malone. What's that? Yeah, I'm still over on— you said if I'm over on Malone?
No, yeah, I was calling to see if you were still looking to sell that place on Malone.
Uh, no, I wasn't.
Oh, gotcha. All right, sorry about that. Did you have any other properties you may want to sell?
Uh, no, not at the moment.
All right, well, hey, I appreciate it, Brandon.
Have a good one. All right, you too. See ya.
Um, normally I am on TRT. I'm cycled off of it right now. When you're on TRT, especially at a young age, and if you want to have kids, you have to continuously cycle off of it in order to retain your fertility. So right now I'm cycled off of it. My test levels are fucking shot right now, and I'm absolutely feeling the effects of it. But it's all right. It's just like we're living life on hard mode. Hey, thank you for calling. This is Tyson. Thank you for calling. This is Tyson.
Where are you guys again? Am I calling a plumber?
Oh yeah, we must have been calling you. Did you have a property you were looking to sell?
No.
Oh, sorry about that.
All right. Hello?
Hello, Mark?
Yeah, can you hear me?
Yeah, I can hear you. Mark, this is Tyson. I wanted to call and see if you were still looking at selling that property over in Ashland City.
Uh, yep.
You were looking to sell it still?
Yes, but it's held up in court, so I can't really do anything with it right now.
Oh damn, is it like a divorce situation or probate?
Yeah, it's a divorce situation.
Gotcha. Do you know about when, uh, you will be ready to sell?
Uh, we go back to court in July, so maybe know something then.
Gotcha. You mind if I give you a call back in July?
Yeah, you can call me back.
All right, Mark. Well, hey, I wish you the best of luck with all that.
All right, okay, thanks, bye-bye.
Yep, 90-day hibernation for the boy. Are you wholesaling? Yes. Hey, thank you for calling, this is Tyson.
Who broken? Hello?
Hello?
Yeah?
Oh, fuck.
Welcome to the US Cellular voicemail 8.
Jesus, my shit's all fucked up. Whoops. Well, I just successfully got off of 2 calls at the same time, so that was not great. "What market you in?" I'm nationwide, bro. "What do you use to call?" Smartphone.io. "Mind if I ask what area? I'm struggling right now to get a deal. Started 4 months ago, got nothing." I'm in all the areas, my guy. "How much did you pay for the house you just bought?" Guys, I'm gonna be doing a full house tour. I'll show you guys the price. I'll show you guys the house, everything. It'll be a whole fucking YouTube video. "$250K in 1 month?" Just 1 month, bro. I can tell you guys it was not $4 million. Alright, what's your proof of all what you say? What are you talking about? What do you mean proof?
For what?
What markets are you in nationwide? What does that mean, the entire US? Yes, the entire US. Salesforce or HubSpot? I don't use either. How do we know you're really rich? First of all, rich is completely relative. I never claimed to be rich. All I'm doing is showing you guys how I lock up deals, how I wholesale real estate. We make over $100 grand a month doing this. Now, there are people who make over $100 grand a day, so I'm not gonna say I'm rich compared to those people. You bought a house for yourself? Yeah, me and my girlfriend bought a house. Not just for myself, mainly for my dog Gamble. Anyone can buy a $13,000 Rolex and claim to be a millionaire off of wholesaling. Let me ask you, Cam, where's your Rolex? Not to mention I have fucking tons of videos where I show literal checks, fucking bank statements and shit. What does your girlfriend do? My girlfriend's a realtor. Very good realtor. If anybody wants to buy or sell a house in Arizona, hit me up. Hello, Diane?
No.
Oh, gotcha. Is this not the owner of the property over on 334 Fiesta Lane?
Yes, who's this?
This is Tyson. I was looking to see if that property was still for sale.
Yeah, we're gonna put it on the market here coming up. Okay. This is her husband.
Would you be interested?
Okay.
Um, looks like either you or her had spoke with my assistant and kind of expressed some interest in selling the property some time ago. Um, would you be interested in getting a cash offer on the property? Where you would avoid all kinds of realtor fees and wouldn't have to pay any closing costs?
Well, you know, I would be— we just, we went with— I had Coldwell Banker come on out and I had Century 21, and they listed it between $720,000 to $820,000. It's a very wide range there, and they want 5%. And, uh, my next-door neighbor is a real estate agent, and she said that she would put it on for me, for us, for 2%. So we kind of think we're going to sign with her for 2%. Okay. Now, I mean, you know what, neither my wife or I are— need money desperately, so we're not in any hurry to sell it. So I mean, if you guys want to you know, make me a cash offer of what I want for the property.
What is it that you'd like to get for it?
But I know, I know you guys, uh, you know, guys want to, you know, go on in and get these fixer-uppers, and it's not a fixer-upper.
So, okay. So how much would you be looking to get for it?
Well, we're going to start, we're going to start at $750,000, and I'm told that it can go up to $820,000. They're probably going to be bidding more because I have a quarter acre of land. I have a 16 by 17, um, family room, uh, square feet, uh, 1,275 brings it just under 1,600 square feet. Okay. And it's a great— it's a granny property. It was built in the 1970s where they didn't have to get a permit on it. Okay, so it never— they didn't get a permit, so I never got the square footage got added to my house.
Gotcha.
But it's over 300 square feet, the family room.
Very nice.
I have a brand new, uh, air conditioner, and not even a year old, a brand new central air conditioning, brand new furnace by Bill Howe, under warranty, and a brand new hot water heater. We did all that this, this within the last 6 months, 8 months. Okay, well, we have solar panels.
Gotcha. Well, yeah, it sounds like, uh, I would absolutely list this property if I were you. Um, we definitely would not be able to pay as much as, uh, somebody on the market would.
Right, right. All right, I appreciate it.
Hey, you as well. Thank you.
Bye.
All right, I gotta piss super bad. I'll be right back, boys. All right, boys, we are back. We are ready to go. Let's fucking get it. How about we pay attention to how he does it to learn instead of asking him to prove a Rolex? It's a badass chair. This chair was like $200 on Amazon, bro. It's nothing crazy. But I was thinking I do wanna invest in like a badass like Herman Miller chair. All right. Okay, what's up? What tips would you give for hiring an admin, not VA?
I don't know, man.
Admin sounds like a pretty easy job. Don't need any crazy skills, bro. List some fucking, some shit up on Indeed and whatever. What happened to the $90K deal? Set the guy a contract. Faxed it to him. He's gonna review it tomorrow. So your Grindr pic is super cute. That's funny. Uncle gets 50% off Erman Mullet. Mullet. Damn. Tell him to slide me that discount if you're talking about— All right. How many deals you got so far for the challenge? Just one. One really good deal. All right. Would you have paid for that last house? I don't know. ARV, I think, is $750,000. So probably like $530,000 looks like what I'd want to pay for that one.
All right. Um, what do you— Please leave your message for 757.
I get my money from wholesaling real estate. "How many deals when you in, when you started business?" I'm not sure what you mean by that question, bro. "On average, how many deals you close a week?" Close or lock up? Like how many deals? We're typically closing like 2 to 3 a week. Actually, when deals get paid, funded. We are typically locking up like 5 a week. Somewhere around there. ARV stands for after repair value. That's what the house will be worth after it's been entirely fixed up. Mustafa, what do you mean database?
Yeah.
Hey, Frederick?
Yeah.
Hey, this is Tyson. I was just giving you a quick call to see if you were still looking at selling that property over on Leaf Terrace.
Want the offer good?
Okay, so I'm not sure what I can offer yet, but if you have about 5 to 10 minutes, I just need to ask you some questions about the property, and then we'd have to— we'd be able to get an offer in writing in your inbox in the next 20 minutes.
Uh, I can give you 3 minutes right now.
Okay, yeah, I would need more than 3 minutes. So if it's something you're serious about selling, I'd be more than happy to set an appointment with you at a different time that would be more convenient.
Um, tomorrow.
Okay, what time tomorrow?
Uh, when is my last flight? I should be back on the ground by at least about 4 o'clock tomorrow.
Okay, so give you a call after 4?
Yes.
All right, sounds like a plan. Oh well, we'll speak then, Frederick. Appreciate it. We'll talk tomorrow.
All right, thanks.
Thank you, bye-bye. Bet that guy's fun at parties. I have a note from somebody else who spoke with him. The one note, all it says is, very dry personality. All right, so wasn't just me. Wasn't just me. All right, what happened with the Closers Olympics? All right guys, so I was, I did the qualifying round. They haven't let us know who went on to the next thing, but I absolutely murdered it. So yeah. Yeah, that guy was 0% stoked. Are you on pace for 250? Yes. Oh, call that lady back. Thank you guys. Thank you. Thank you. You're right. D'Angela, Gary, Indiana. This is going to be a treat.
Two, one, nine.
Christopher, because then you're extending your cash conversion cycle and you're taking on market risk. And it's not as scalable. Doing 50 wholesale deals a month—
2, 1, go!
—is completely possible. To do 50 flips a month, you know how many crews do you have? You know how much cash intensive that'd be? And you know how much market risk you have? So much more. Wholesaling, you have none of that. All right, so D'Angela did not answer our call. Pretty fucked up. Don't know how I'll forgive her. How do you get hot inbound leads? Guys, you get hot inbound leads by hitting the link in my bio that says Get Motivated Inbound Seller Leads. That's a company that I use to get the leads we're calling right now.
All right.
No, TikToker, I don't see any reason why you would need to talk to a title company before talking to a seller. Do you plan on doing a couple flips later in the future? The only reason I would ever do flips is if it was going to— Hello? Hello, Jason?
Who is this? This is Tyson.
I was calling to see if you guys were still looking at selling that property over on Monterey Way.
Tyson? Yeah. And what are you talking about?
I was calling to see if you guys were still looking at selling that property on Monterey Way.
No, I was never interested in selling it. Take it easy.
Have a good one. Because the contract asked for my title company, or is that what the TC signs? No, you would add the title company in there, but if you don't have one in the beginning, just put to be determined. It's not a big deal. How do I get that database of property owners? My, my database? You don't. Thoughts on SOTS? They rock. Kid definitely answered the phone. I thought it was like a wife, but that might have been his kid. Oh, back to the fix and flip question. The only reason I would ever do that is if it were for a TV show. If A&E was like, yo Tyson, we want you and Meredith to flip some houses on TV, I'd be like, fuck yeah, let's do it. I talked to one casting director about Hello, April?
No, it's John.
Hey John, it looks like you or April had spoke with one of my assistants about selling a property over on Fairmont Drive. Were you guys still looking to sell that place? Yes. Right on. If you have about 5-10 minutes, I just want to ask you some questions about the property and then I'd be able to get you a cash offer for it.
Is now a good time? Okay. Nico there?
Yeah, is now a good time? Okay, yeah, yeah, cool. Well, hey, I'm getting the property pulled up right now. While I am, can you kind of catch me up to speed here? Uh, what's got you guys thinking about selling this place?
Excuse me, uh, I, I switched over to speakerphone. I missed what you said.
Oh, I was just asking, uh, what's got you guys thinking about selling this place?
Well, we just got back from a trip to Mississippi— not Mississippi, but yeah, anyhow, our daughter and son-in-law moved to Minneapolis. Okay. So that was all our family that was left in the Valley. So we just took a trip up there to see if we were interested in retiring up there and I think we're kind of deciding that if we get enough out of this house, plus what cash we have in the bank already, to buy a place up there that we're going to move. Okay. So if you— actually, the conditions are we won't— we're not moving until August. Okay. Yeah, we can't move because my wife has to have a surgery first. On our back and get a little healing time before we journey about, you know, clear across country, basically.
Yeah, no, that, that makes sense. That makes sense. Okay, so in a perfect world, um, we obviously do not want to move until August. Uh, what else would you need to see happen before, uh, in order for you to sell this house?
We do. We would just need to clear— I'm guessing we're going to need to clear $100,000 out of this house.
Okay. Do you know how much you owe on it?
Uh, $375,000.
Okay. So, um, we'd be looking— we want to walk away with $100,000. So after fees, commissions, everything like that, needs to be around $475,000?
Yep. Okay, gotcha.
And then would you be looking to move like late August or the beginning of August?
That would be, you know, that's— we're a little flexible as far as that goes. Okay. We don't want to go too late into the year because we don't want to get up there, you know, when they started getting really cold and No.
Okay. Yeah, that makes sense.
Yeah, this year it got kind of cool up there in September, so.
Okay. Um, so I have the property pulled up right now. I'm seeing, uh, 3 bedrooms, 2 baths, 1,652 square feet. Yep. Uh, do you know what year it was built?
I'm gonna try and say 1962.
Okay. Do you know if the roof on it is the original or if it's been updated?
No, we put a new roof on it about 8 years ago.
Okay, and how about the AC unit?
The AC unit is about 2 years old. Okay.
And then, uh, looks like there's a 2-car garage?
Yes.
Is there a pool in the backyard? Yes, there is. Is everything with that functional and working?
Yeah, we had it replastered 2 years ago. Okay.
Um, as far as the condition on the inside, would you say it's brand new, good, fair, poor, or scary?
Bare. Bare. The previous owner put tile throughout the house, but they laid it themselves, so it's got uneven grout lines. You know, so in a perfect world, I would probably think about ripping the tile up. Okay. Putting new tile down. Okay.
So, I mean, let me ask you, like, on a scale of 1 to 10, 1 being we got to tear the whole entire place down, rebuild up, 10 being it's fully renovated, it looks like it just came off one of those HGTV flipping shows. What would you rate the property? Maybe a 5. Okay, and what do you think all we need to happen to it to make it a 10?
Well, basically it has the original kitchen cupboards. I would probably want to strip the doors off of it at least. You know, and repaint those. Okay. And they've been painted like 3 times, so. Okay. What kind of— You can't just paint over them. They need to be sanded and painted before you paint them.
Okay. So we'd probably sand and paint the cabinets. Anything else? Yep. No, that's about it. Okay. What kind of countertops are in the kitchen?
Korean. Yeah, we redid that.
Okay, and then what kind of flooring is throughout the property?
It's tile, it's ceramic tile.
Are the appliances in the kitchen, are they stainless steel?
There's a stainless steel refrigerator and We put it— we changed the cooktop from— it was electric, it's now gas. And we put a new oven in it. Okay. That's separate from the countertop or the cooktop.
Okay. And then— But it's still electric. Okay. Gotcha. And then, um, have we made any updates to the bathrooms since you've owned it, or are those original?
The bathrooms are pretty much original.
Okay. Okay, so let me ask you, assuming we were able to get you a number that was able to walk, you know, allow you to walk away with $100,000, we were able to close in August, is there anything else you'd have to figure out before selling?
Well, we've actually started We met with a realtor while we were in Minneapolis and they're already starting to look for places that, you know, meet our— what we need, our needs. And we're looking at probably something in the $300,000 range. Okay.
Gotcha. So we already have somebody looking over there. Yep. All right, that makes sense. Um, is there anyone that would be upset you did not speak with them first before you made the decision to sell this place?
Yeah, maybe there's, there's probably a couple of other investors that have called us that know the same situation.
Okay. And have you gotten offers from them?
Not yet, no. Okay.
Makes sense. So based on everything you've told me, house seems to be in pretty good condition. Might need some updating and stuff on the inside, but besides that, everything works. Looking to get $475,000 for it. If I was able to get you an offer of $475,000 where we covered all the closing costs, there were no realtor fees, you were able to walk away with that $100,000 you're looking for, and we were able to wait for closing until August, so it gives you enough time for your wife to go ahead and have that surgery, allow her to recover, and then allow you to get into Minneapolis before the winter. Is there anything else you would need to figure out before you decided to move forward with that?
No, the only thing that would stop us is if the surgery doesn't go well and my wife is, you know, much longer in rehab.
Okay. When is it?
So that would, you know, basically would put a halt to it.
That makes sense. So when is that surgery scheduled for?
It's scheduled for 1 month. Okay. From now.
Gotcha. Um, well, so here's the thing is, last thing I'd want to do is, is go ahead and get you all qualified for this, get something put together, and then, um, you know, we have an agreement in place and then, you know, something like that happens. Uh, do you think it'd be best if we kind of waited until after the surgery to talk more about this, or is this something you want to have all wrapped up and ready to go before the surgery?
No, yeah, we can wait after the surgery. It's not that big a deal. I mean, I just retired 2 weeks ago. Oh, nice. Congratulations. Thank you. And, uh, you know, we were considering this house to be our retirement home, and then, like I said, my daughter and son-in-law with the grandkids moved to Minnesota and now there's nobody else left here. So we're thinking, we were thinking about, yeah, maybe we ought to go look at Minnesota too. And the area is actually pretty nice and the housing seems to be reasonable. But there, you know, what we think we can afford, we could, you know, live in. Okay.
Excellent. All right, well then I think what would be best is if I go ahead and I give you a call in a month or so. Yeah. And then we'll be able to go through, see how the situation looks, and then Maybe we'll wait a little bit more, allow the wife some time to rehabilitate, and hopefully we'll be able to put something together for you that is able to give you everything you need in order to get you on your way to Minneapolis.
Yeah, I mean, that would be great. Yeah, I mean, we talked to some people, and one thing that the realtor told us about, he said that, yeah, he said he does, he's done several where they— some people sold their house but they didn't want to move out, so they sold and rented back for 3 or 4 months and then, you know, then vacated.
Okay, yeah, that's something that we could talk about. Okay.
Yeah, because when we decide to move, I mean We're gonna— we've got to call several. We've got several choices about, you know, U-Haul and a couple other places that just bring over a couple of pods and we load them up with our, you know, everything we want to take with us and, you know, make arrangements to have the rest of it hauled off. You know? Okay. Yeah, and there's— so we're no condition where we need to be there by August 15th, or, you know. Yeah. We're now unemployed or something like that. No, that doesn't happen.
Okay, yeah, I see what you're saying.
My wife is— yeah, she doesn't work. And like I said, I retired 2 weeks ago.
Okay. All right, well, let me put a note in the system I'll give you a call in a month and we'll kind of see where we're at. At that point, it'll be a better time to talk about price just because whatever price I give you today will be completely different a month from now. So I think it'd be best to wait and talk about it then. Okay. Sound like a plan? Okay. All right. I appreciate it. And what was your name? Was it John? Yeah, my name's John. Awesome. All right. Well, hey, it was really good to meet you, John. Look forward to speaking with you in a month.
Okay, bye-bye.
If you guys are watching on YouTube, pulled up this comp. This is one of the ugliest fucking houses I have ever seen. What the fuck is going on in here, dude? What the fuck? This is This is terrible. Anyway, we'll call him in a month. We'll see what's up. Tyson, are you on Cameo? What the fuck is Cameo? Wait, is Cameo— is that the thing where you like pay people to fucking send messages and shit? Is that a Cameo? Was that a deal? Uh, no, it's, it's not far away from a deal though. What's your CRM? Podio. What was it worth? I— it could sell for $475K on market. What would you have offered today? I'm not sure. ARV is probably somewhere between $500K and $600K something. Any sales today? No, no, none today, at least not from me. What's the Sigma piece of decor me and the boys could put up in the new crib? Oh dude, you know what goes hard? Not a lot of people are doing it these days, but you could go ahead and you could line the top of your kitchen cabinets with a bunch of finished off bottles of New Amsterdam. That shit is prime. The bitches love that shit.
What do you do in your free time, bro?
Push-ups. That's it. Only push-ups and eat chicken breast. That's all I do in my free time.
I don't even sleep.
I just do push-ups and eat chicken breast. And when I get too full from eating chicken breast, I put it in the blender and I just fucking drink them. Nah, not for real though. I've been playing video games, a lot of video games. My free time, I like to play League of Legends right now. Been having a good time on that. I fucking suck at the game. So I'm trying to climb out of iron right now.
Fucking tough.
And I like watching movies. All right, what we got here? Let's change me to lean odor. Okay. Nurture. Who would win in a closer match, you or Pace? Pace, bro. Pace is a fucking beast, dude. That guy's insane. Guys, I talked to Pace Morby like 6 months ago, and he was bringing up deals I sold him 2 years ago and remembered the exact addresses, the exact price, everything. Like, he remembered every single detail. And I was like, dude, what the fuck? I don't even remember this shit. Like, that guy is a machine. He is insanely brilliant, insanely talented guy. If you guys don't know who Pace Morby is, you need to go check him out. I know, guys, I have other mentors that I pay. I have people bigger than me that I paid that I can get to the fucking next level with. Do you listen to Grant Cardone? I was actually— the story I was talking about when I was talking to Pace was at Grant Cardone's office in Florida. How do you stay sane being every seller's therapist, bro? It helps me. Helps me, bro. It helps me to help those people. What kind of car do you drive? Mike, I've got a GLE 53 AMG. Do you offer creative finance options when they decline your cash offer? Not really, Antonio. I'm not a huge fan of the whole creative finance thing. How much money you had in 2 days? We're not at any money, but we have 1 contract. Yes, Aventura, Florida. Can you sing? Fuck no. Do you use the Sandler selling system? Whoops, I thought that was voicemail. I hung up. Who lined up your beard? This is all from my boys over at Shave and Grace Barbershop. Just took a poop 6 inches in diameter. It was a real brown-eye-opening experience. Holy fuck. Insane if true. Meredith drives an Audi A4. Right on, Camo. Go get that teen, dog. Go get that teen. It's huge. Real one for reading that, bro. I respect the grind. Christopher, completely depends on the deal. We've sold deals as soon as— like, so for instance, that deal we got in California, we'll have that shit sold in the next week. Oh, hello, Peter. Oh, hey Peter, this is Tyson. I just want to give you a quick call and see if you were still looking at selling that property over on Stonewall Avenue.
It's been sold. I'm having all kinds of problems. I'm gonna be evicted next week. Oh shit, I'm sorry to hear that. Yeah, me too. All right, well, best of luck to you, man. Yeah, things are real complicated. You don't need to know about it, but they are.
Yeah, I'm sorry to hear that, man.
Okay, I wish I had sold it to you. What's that? Well, I wish I had sold it to you.
Yeah, I wish you would have as well, but the past, we gotta let the past be in the past. All we can do is look forward and go ahead and build our perfect future. All right, Peter? Oh, thank you. Yes. All right, God bless you, brother.
Bye-bye. Bye-bye.
When did I switch from the Porsche? Um, October of last year. I traded the Porsche in for the Mercedes. I'll probably get a new car in October. You drink coffee? Not really. I get— I drink coffee on like Sundays. Me and my girlfriend will go get some coffee, but not really. Tyson, do you do drugs? Yes. If so, which ones? I'm a fan of marijuana and also psilocybin mushrooms. Hello, this is Tyson. This is Tyson.
You call me?
What's going on? Gotcha. I must have been calling you about a property you're looking to sell. Do you have anything you're looking to sell?
No, no, not right now. Probably in another 6 months. Right on.
Well, I'll call you in 6 months. All right. All right, bye-bye. Yep. Antonio, workout split, push-pull legs. Push day: bench press, incline dumbbell press, military press, shoulder flies, tricep extensions. Done. Pull day: max set of pull-ups, 3 sets of pull-ups until failure. And then I change up my shit all the time, right? I've been doing a lot of bent-over rows. Low rows, dumbbell fucking rows, straight arm bicep curls, alternating bicep curls. That's pretty much it. Legs, I've been doing a lot of Smith machine squats, like sissy squats, hack squat, leg extension, leg curls, calves. We out. How's the YouTube grind? Dude, YouTube's been good. We hit 2,000 subs, bro. YouTube's growing. I've got a goal to get to 10,000 subs by the end of the year. Um, I hear that the first 5,000 is a lot harder than the next 5,000, so hopefully we'll get there. I'm still putting out 3 new YouTube videos a week. If you guys haven't checked out the YouTube, that is all my best content. There's everything you need on there to learn how to wholesale real estate, 100%. Yeah, I'm a huge fan of sissy squats. Had 3 deals January for March, haven't got a deal since. Tristan, you gotta up the marketing, bro. Where do you get that casting couch looking ass plant? Hello, Miss Trump? Yes. Hey, Ms. Drung, this is Tyson. I was calling to see if you were still looking at selling that property over on San Luis Rey Avenue.
Oh, who is this?
This is Tyson with We Buy Homes Cash.
For buying home?
Yeah, I was calling to see if you wanted to sell your property on San Luis Rey Avenue. No, I don't. Oh, gotcha. Alright, well I appreciate your time, Ms. Trung. I hope you have a wonderful rest of your day.
Thank you, bye-bye.
Thank you, bye-bye. Plant is from, I can't remember, I think fucking West Elm, I wanna say. Maybe Pottery Barn, some of that fucking bullshit. I don't know, it's all the same. How's your bowel movements on TRT? Regular. What kind of name is We Buy Homes Cash? One that I paid a lot of money for and one that makes me a lot of money. Guess what? We Buy Homes Cash. You know what the SEO on that is? It's fucking amazing. When somebody was sell my house fast, sell my house for cash, my shit pops up. We make a lot of money 'cause of that name. We bought the name. The first name was US Home Group when I first started wholesaling, but then we ended up buying We Buy Homes Cash for $5,000. What do you splurge money on? Oh, I just bought a house, so. That was, uh, that was a lot of money.
Please leave your message for 3-4.
Nah, man, if you're getting beat up by a bitch-ass parakeet, you're not gonna make it, bro. You're not gonna make it. You gotta find— you gotta learn how to, how to beat that parakeet up. Like, come on, you can't be getting your ass whooped by a fucking bird. Birds are the most bitch of all the animals in the animal kingdom. Birds, bro, them shits weigh like fucking 2 ounces. They do. They don't even have arms. They have wings. You can literally eat them with buffalo sauce. Like, bro, birds? Nah. Birds are the least of my concern all throughout my day. I'm far more concerned about fucking, like, hippopotamus and gorillas and shit and bears, not fucking birds. I don't lose any sleep over birds. Uh, Kenneth, I'm 25 years old. And I appreciate that, bro. What do you mean, why not a condo? What are you talking about?
Hello, Thomas. Hello?
Hey Thomas, this is Tyson. I was calling to see if you were still looking at selling that property over on Stella Street. Not at all. Oh, gotcha. Did you have any other property? What's that?
Unless you want to buy it for a million bucks.
Yeah, I think that's gonna be too rich for my blood, brother.
Okay, all right, thanks. Have a good one. No, I don't have anything else. Good luck.
All right, what is one thing you have accomplished in your job? I don't know, man. A lot of things. A lot of things. Mixing water. Hello? Hello, Philip. No, it's not Philip. Oh, gotcha. It looks like my assistant had spoke with someone named Philip at this number who might have been interested in getting a cash offer for a property on Sunburst Drive. No, thank you. Oh, okay. Have a good one.
Uh-huh.
Let's see the house, guys. I'll be making a full YouTube video on the house once I'm entirely moved in. I get all my furniture and shit in there. It's been a fucking process moving in though. I just got a bed yesterday, or maybe 2 days ago. But yeah, I got— I have a bed, new bed, and it's fucking dope. I'm really stoked on it, but I got some other shit I need to get still. All right, these leads are dead. Fuck no, bro. All it takes is one, man. You got to keep fishing. You got to keep fishing. Fought a gorilla with bare hands and won. Knocked him out cold. That's diesel as fuck, bro. Respect. Bro, sleeping on the ground. I was, deadass, bro. My mattress was just on the floor. That's how I was living. Did you do a video on your car possibly? Yeah, people wanted to see it. Do you ever keep a deal for a rental? I have before, but I've since sold all of them. Got offered way too much money by hedge funds. How many calls do you make a day? 140. Let's see how many calls I'm at right now. I gotta see if I fucking am even hitting my numbers.
Oh, I'm at 109.
Hour 56 of talk time. How many offers have I given today? 3. All right, I need to make— I need to make, uh, what is that? I can't do math. 31 phone calls or I need to make an offer. Before I'm fucking leaving. All right, do you need proof of funds when making these offers? No, not really. How's the new mortgage compared to the old rent? It's more expensive. Dude, we're getting fucking boned on interest, dog. Our interest rate's 7.1%, fucking sucks. Do you flip out daily KPIs? Dollar, I'm not sure what you mean by flip out. What do you mean by that, bro?
This is Austin. If you would please leave your name.
What are the odds you don't do this challenge for 30 days? I don't know. If I get hit by a bus, I won't. But do you comp all on the phone or comp all properties before cold calling? I comp after I talk to them. How'd you come up with the number 140? Because in the past, we can see from our previous KPIs that for every 140 dials we make, that ends up turning into one contract. Sounds like my dad's locking up a deal. That's funny, my dad's hopping on the phones today, bro. I like to think that I inspired him with my challenge.
Hello?
Hello, is this Mr. Rahimi?
Yes, Rahimi speaking.
Hi there, this is Tyson. I was calling to see if you were still looking at selling your property over on Ivy Farms Road in in Newport News? Yeah. Awesome. Well, I would like to make you an offer for the property. I just need to take about 5 minutes to ask you some questions about it, and then we'd be able to get you a cash offer.
Okay, go ahead.
Awesome. While I get the property pulled up here, can you kind of catch me up to speed? What's got you looking at selling this place?
Uh, with the agent, $280,000. Without the agent, uh, $260,000.
I'm sorry, could you repeat that for me?
Without the agent, $260,000. With the agent, $280,000.
Okay, so without an agent you would take $260,000 for it? Uh-huh. Okay, gotcha. So I'm taking a look around, looking at what some of these other houses have sold for. Could you tell me a little bit about the condition of the inside of your property?
Inside is completely updated. It has luxurious vinyl flooring was put, and also in kitchen, tile— kitchen tiles were put, and the entire kitchen was changed, and we put the new cabinets and all stainless steel appliances. And, uh, 2 fully— 2, 2, 2 beds, 1.5 bathrooms. It's completely updated from the, from the bottom. There are tiles and all the bedrooms are, you know, new carpet and a new water heater. The 70, uh, I think it is a 75-gallon or 50 gallons, 60 gallons maybe, the water heater. And the electricity was updated from 100 amperes to 200 amperes. And this has a full— as you know, that's a fully brick house. And the doors was updated and the brand new front door and the inside doors are changed. The glass door in the front, um, and also lighting we are changing right now. All LED lights. And, um, what you want to know? Anything?
I think you've answered all my questions. Based on what you've said, I think the price you're asking is certainly fair. We are investors though, we're looking to make money on the deal and sounds like you've already done everything that would allow us to make money. So I really think you'd be better off selling it on the market.
Okay, thank you anyways.
Thank you, sir. Have a good one. You too. Dude is on the money on his prices. He knows Fucks up. Troy T1408, thank you for subbing. It is 6 o'clock here. Dude, today is day 4 of the cut and oh my God, am I fucking hungry. No, I'm not eating Chipotle for lunch. I'm also doing a little 30-day challenge of Not eating out at all, or one day a week I can eat out, but I can only eat 2,100 calories a day, so it's hard to eat out and do that too. Do you fast for cuts? No, I don't. Call has been forwarded to an automated voice messaging. How often you lock them up on the first contact? Not often. That's very rare that it happens. I'm just a G, so I've done it a couple times and luckily got it all on film. So.
The person you are trying to reach has a voicemail box.
No, Christopher, it's just 140 total dials. Dude, to talk to 140 people a day, holy fuck. You have to work all 24 hours. Favorite cheap meal? I love carne asada burritos, bro. Hello? Hello, Michael? Yes? Hey Michael, this is Tyson. I was calling to see if you were still looking at selling that property over on Tommy Oliver Road.
Yeah, only if the price was what I was asking. That makes sense, absolutely.
Do you have about 5-10 minutes? I could ask you some questions about the property to see if we could pay the price you're asking. Yeah, right on. Well, hey, while I'm getting the property pulled up, can you go ahead and catch me up to speed here? What's got you thinking about selling it?
Well, my wife passed away April 21st of 2022, last year, and I was just thinking about relocating.
Yeah, I'm sorry to hear about your wife.
You're moving up towards— well, thank you— about maybe moving up to Nashville or something like that.
Okay, have you looked around at places over there?
No, I haven't looked for anything.
Okay, uh, would you be looking to buy a house or rent a house or a place?
Probably. Well, It's either that or Florida.
Okay, Florida sounds nice. The two places, but I'm— okay. Um, in a perfect world, how soon would you be ready to do that?
Uh, probably less than 60 days. Okay, because all the time I need is just the time to move out. I mean, that's get my stuff and get Yeah, that makes sense.
Okay. I'm getting the property pulled up. Can you tell me how many bedrooms and bathrooms there are? 3 bedrooms, 2 baths. And then I'm seeing it's 1,336 square feet. Does that sound right?
Upstairs, yes.
Okay. Is there a basement in the property?
Well, it does have a basement. We— it's got a 2-car garage on one side that we haven't finished, and we left it as a garage. And on the other side, it's got about a 550-square-foot room that we've made into like a great room. Okay, gotcha.
Um, do you know how old the roof on the property is?
I don't know, but I know it's been inspected recently because I've— within the last year I had solar panels put on top. I've got 37 solar panels and they had to inspect it and do all their background with before they installed them.
So makes sense. Uh, are those solar panels owned or leased?
Well, right now they're financed. They're my— I financed them them to a finance company. Yeah. And we're still in the process of getting them past inspection so they can turn them on and start. So I haven't, I haven't started paying for them yet because they're not turned on. I'm still on the grid from my electric department.
Gotcha. Um, do you know how much that total cost is of those?
Just those are right around $90,000, I think. $95,000. Do you know what the monthly is?
The, uh, is that financing assumable? Yes, it is. Do you know about what—
that $300,000, that $300,000 would pay off my mortgage and that. What $300,000? That's my, that's my asking price. Price is what— I guess you hadn't asked me that yet. A lot of other people's asked me.
Oh, gotcha. Okay, let's see here. Um, from what I'm seeing, I think that's, uh, probably more than what we'd come in at. I, I just say that because I see there's a house around the corner that's coming soon on the market, 961 Ernest Stewart Drive. Listed for $299,900 on the market, and it's just under 1,800 square feet with a 2-car garage. So if I'm gonna buy a house for $300K, I'd probably be looking at this one.
Now we— now I've got a— I built a detached 2-car garage behind my house.
Yeah, I see that, but this house is just much bigger and it's on a slightly bigger lot. It's just, you know, at a price per square foot, it wouldn't make sense for me to buy that house if this one would be available at $300K.
And what road was that on? Ernest Stewart.
Went on the market 2 days ago.
Is that— how old is that house?
Is that a new road? It was built in— it was built in 2012.
Okay, so that's— I don't know where Ernest— I don't know where that road's at offhand. Okay, well, that's because that— with my mortgage and the solar panels getting them paid off, that would leave me a little bit to relocate and be in a different place.
Yeah, I mean, that makes sense. But yeah, I mean, if that's your number, I just— I don't think we'd be able to get there.
Okay. Alrighty, well, thanks for the couple then.
Yeah, I appreciate your time, Michael. Best of luck, bro. Solar panel, brutal, brutal. $90,000, $95,000 fucking equity he just ate up. All right, why'd you get the cut? I love to change it up, bro. I'm always changing up my hairstyle. All right, the fuck? Okay. All right, Isaac, um, You have an inspection period. You can cancel the contract. Hello? Hello, Donna?
No, wrong number.
Oh, I'm sorry. Damn, beat me to it. Yeah, Isaac, you as the buyer are able to cancel the contract. Uh, Kempton, she, she supports it. Meredith tells me I'm like Brad Pitt. Hello, hello, Forest. This is Tyson. I was calling to see if you were still looking at selling that property over on Trillium Place.
This is who?
This is Tyson with We Buy Homes Cash.
Tyson, We Buy Homes Cash.
What are you looking for? I was calling to see if you were looking at selling the property at 808 Trillium Place. Yeah, for $500,000. For $500,000?
If you willing to pay $500,000, I'll sell it. If you not, I ain't interested.
Okay. Yeah, I think that's probably more than what the other homes are selling for, so I don't think we'd be able to do that.
Okay, I appreciate it.
Thank you. Have a good one. I was saying, Mary says I'm like Brad Pitt and that I can pull off any hairstyle. Would you be willing to sell your contracts? Isaac, you can download my contracts for free, bro. www.freewholesalingresources.com. There you go. I got you. My present to you. Dude, mercury is definitely in the microwave. What's up, David? Hello? Hello, Peggy?
Yes?
Hey Peggy, this is Tyson. I was calling to see if you were still looking at selling that property over on Overman Avenue. Guess not. David, all of these leads were from cold calling. These are just all of my like old leads that I'm calling through. Finding gold. All right. What time tomorrow you calling the fax guy from tonight? Whenever I go live in the morning. So probably like 10 or 11 AM my time.
www.freewholesalingresources.com.
Hello? Hello, DeLon?
Yes, who's this?
This is Tyson. I was calling to see if you were still looking at selling that property on New Orleans Ave.
Uh, if you call me on Monday, I'll know Um, if it's still available, but I have a pending contract on it and the contract's up on Monday.
All right, sounds good.
I'll give you a call on Monday. All right, buddy, thanks. Thank you.
Bye-bye. Bye. Yeah, bro, nothing worse than getting hit with the buddy. Nothing worse.
You can reach Brian, leave a message.
Hello? Hello, Darren? Yes. Hey Darren, this is Tyson. I was calling to see if you were still looking at selling that property on Rocky Ridge Lane.
Uh, yeah, $2.5 million. It's yours.
$2.5 million? You giving me a discount? Huh? You giving me a discount?
No, no, I'm not. I'm being greedy.
Yeah, I was just— I was just joking.
Yeah, I know you are. I've been in a long text message with Samsung and they were clueless. I'm reading plain English. I'm in kind of a spirited mood, but I'll be honest with you, the land out here has gone nuts. And but I love it here and I'm too damn lazy to move. But if somebody wants to offer me a ridiculous amount of money, That might motivate me, but I'm just being honest with you. I mean, I got enough property you could build $2 million mansions on it, you know, and the view of the lake, the million-dollar view, all of it, and probably make that— probably make $4 million off of it. But I mean, I know what I say. I'm educated. I'm an engineer and all this stuff. And believe me, I'm getting 3 phone calls a week, people asking me if I'll sell this place. I hear you. So that's, that's where we're at. And I know that's not what you're looking for, and— but I do appreciate your interest. All right, man.
Well, I appreciate you, Darren. You have a great rest of your night.
You too. Bye-bye.
On to the next million-dollar reap. This is in Tennessee. This is fucking Arkansas. Jesus, dude, there's a lot of fucking lakes in Arkansas.
Hello? Hello, Mario? Yeah.
Hey Mario, this is Tyson. I was calling to see if you were still looking at selling that property on Mill Street. It's sold. Oh, gotcha. Did you have any— anything else we might be able to take a look at?
Who are you?
This is Tyson with We Buy Homes Cash.
Yeah, good luck doing that in San Diego.
In fact, I just bought a house just outside of San Diego yesterday. Good for you. I appreciate it. Thank you, sir. Mama mia! On to the next. Yo, Boo Hoo Boone. You know if you're tired of cold calls, you just don't have to answer your phone. It's an option. Somebody's calling you. Hello, Sean? Uh-huh. Hey Sean, this is Tyson. I was just calling to see if you were still looking at selling that property over on 2nd Avenue.
It's 9:30. Can you give me a call tomorrow?
Yeah, yes sir. All right, man.
All right, I'm just filling up my pipeline, boys.
That's all I see. These are just dollar signs for tomorrow. Alright, what am I at? How many dials am I at? Alright, right now, talk time today, we are at almost 2 hours of talk time, 135 dials. Alright, alright boys, we got 5 more dials, let's go on, let's see if we got any more motivated type leads. Let's see here. Let's see what we can get. Appreciate you, Ace Bear. Thank you. Hello, Aranda. Yeah. Hey Rhonda, this is Tyson. Looks like you filled out some information on our website about possibly selling a property here on— This is who? This is Tyson with We Buy Homes Cash.
Mm-hmm, mm-hmm, okay.
It looks like you filled out some information on our website about possibly selling a property around Providence Road. Right, mm-hmm. Did I catch you at a bad time?
No, uh-uh, go ahead. Awesome.
Um, I just wanted to take a couple minutes to ask you some questions about the property, and after that we'll be able to give you a cash offer for it. Does that sound good?
Okay, that's fine. Okay.
Hey, while I'm getting this property pulled up, can you kind of catch me up to speed here? What's got you thinking about selling it? Well, I'm thinking about downsizing.
Yeah. I done got older now. I can't, uh, tend to that yard like I want to. Yeah.
Yeah. Um, have you thought about, like, it sounds like you're currently living in this property. Have I did what now? It sounds like you, you are currently living in the property, right?
I did. I've been there about 20, about 23 years. Oh, gotcha.
Okay, so, um, if you sold this property, do you have an idea of where you'd move to?
Not really. Um, I was thinking about maybe, uh, Singer Citizen Place or something like that.
Okay, yeah, that could be nice. Yeah. Okay, well, in a perfect world How soon would you want to have this property sold?
Well, uh, I've been trying to get all my stuff out of there, so I'm still working on getting it out of there. So, um, I mean, I'm thinking about it as soon as possible, really. But I, I haven't got anything to go through yet, but, um, I'm steady putting in applications. Yeah, so yeah, that's hard. Okay, so I'm trying to get a storage site so I can put my stuff in, all my stuff in it. I feel like this time I'll fucking come through, you know?
Okay, yeah, that makes sense. So you think like 30 days, 60 days?
Well, um, I would say about 30 days. It might be less than— like I said, I'm trying to working on getting stuff out of there. So, okay, I've got a lot of stuff out so far, but I still got more to go get out. Yeah, I hear you. Yeah, so that's what I've been working on next. Okay.
Well, can you tell me a little bit about the property? How many bedrooms and bathrooms are there?
It's 3 bedrooms and 1 bath.
Okay, and I'm seeing it looks like it's 1,000, 1,050 square feet.
Does that sound about right? Exactly. Okay, and I'm seeing a lot of land to it.
Yeah, yeah, it looks like it's about half an acre. Right. I'm seeing that the property was built in 1970. Um, do you know if the roof on there is original or has it been updated?
I just put a roof on it, uh, about a month ago now.
Oh, okay, so it's like brand new. Yeah. Okay. Um, is there an HVAC system on the property?
Yep, that's about 4 to 5 years old.
Okay, and then I can't see, is there a garage or what's the parking situation?
There's no garage. It's fenced in though.
Okay, so it's just like a driveway?
Yeah, exactly.
Okay, is the property on city sewer or is there a septic tank?
It's a septic tank. It's got city water, but I didn't make it a septic tank.
Okay. And, uh, looks like the property is a single-story home, right? Single family, uh-huh. It's one story? Right, uh-huh. Okay. Okay. Um, could you do me a favor? Uh, on a scale of 1 to 10, 1 meaning we would need to tear down the property and and start from scratch, and 10 being it's in immaculate condition, it just got renovated, it looks like one of those HGTV show flips, what would you rate the property?
I'm pretty sure that whoever buys it, they gonna rebuild on it because of the land on it. Oh yeah? Yep, because we got like, uh, 1, 2, 3, 4. We got 4 new homes in the neighborhood.
Okay. Uh, let me ask you, uh, do you have an idea of how much you're looking to get for the property?
Well, I was gonna try to get the highest bidder. That's what I was trying to do.
Yeah, that makes sense. Yeah. Okay, well, have you, uh, have you gotten any bids for it yet?
Say that again.
Have you gotten any bids on it yet?
Yeah, the highest bid I got so far is $180.
$180, gotcha. And that wasn't, that wasn't high enough yet?
Well, See, when I first went there, we did a lot of work to that house. Mm-hmm. I did a whole lot of work. Yep. Yeah. So, you know, as far as what it's worth to me, you know what I'm saying?
Yeah, absolutely.
I, I, and then, then too, I owe like, uh, well, $23,000 and, and right at C, that's what I owe on it. What I owe. Okay. Yeah, so that's why, you know, I want to walk away at least with some money, you know what I'm saying?
Wait, I'm sorry, how much did you say?
You know, yeah, absolutely.
Um, how much did you say you owed on the property?
Huh?
How much did you say that you owed on the property?
Uh, 23 and 6, that's 29, right at 29. Like, uh, $29,000?
Uh-huh. Okay, and so you obviously need to, need to have some money to live on after you sell it. How much money do you think you'd like to have in your pocket after everything's all said and done?
Well, I mean, I would If I didn't pay that money off, I would at least walk away with close to $200,000. I'd be straight. Yeah. Yeah.
Okay, so you think if somebody were able to offer you somewhere around like $220,000, that would get the job done?
Oh yeah, I can get myself a house. Yep. Okay, gotcha.
So just to make sure I understand you correctly, we would need like 30 days before you'd want to be fully moved out, and— Well, it depends.
I mean, money talk.
Money talks? Yes, sir. Well, one thing people love about working with us is that we actually allow you to pick your move-out date no matter what. So in a perfect world, you know, assuming we could get you that number, we could get you $220,000, have you walk away with, uh, just about $200,000. How soon would you want to move out?
Well, I would go ahead and finish getting packing, finish packing, getting it out of there. That's what I would do. That's why I've been working hard trying to get that stuff out of there. I mean, really, I done got a whole lot of it out, but I still got a little ways to go. But it's not— it's not— I would say it would take me about another week to get it all out, at least another week. Okay.
Gotcha. All right, well, here's what I'll do, Aranda. Let me take this information over to my underwriters, and I'll be able to give you a call back in about 5 or 10 minutes, and I'll let you know what our offer would be, okay? Okay. All right, we'll talk to you soon. Okay. All right, bye-bye. Bye-bye. Oh, boys, guys, I am fucking tired as shit.
Shit.
Start working at like 7 AM this morning. Let's see, what do we got? I'm looking at what other— let's see, $1,250 max. What do these houses sell for? We got one at $300K. It's gonna be a new build. Yeah, 2004, sold for $300. I bet we could get $300 for this. Yep, I gotta be at $182,000. Same exact shit that other person offered. Yeah, I'm just gonna start there. I'm just gonna offer $182,000. I'm not gonna go into novations or anything like that. We'll go ahead and call her tomorrow, but on the novations. But let's see here. There's just not a lot of great comps, you know. If you guys are watching on YouTube, ideally I'd only like to use comps that are in this area just because these are all going to be houses built around the same time and these are all similar lot sizes. This is a whole new subdivision built, and so I don't know if people are gonna prefer the new build. They don't really give a shit about the lot size, but I think $300,000 sounds about right. All right, we have nothing for sale, nothing for sale in the area. Got a townhome for sale for $280,000, kind of nearby. Yeah, I'm just gonna call an offer $180,000 right now, or $182,000. That's— she's not gonna— she's not gonna jump on or anything, but at least it'll price anchor, and then I think I'll get an ovation at $200,000 tomorrow. All right, we'll call it a $250 as is. That's what I think we list it for. So if we were to list it at $250 Yep, I'm right on the money. We'd be at 200, so Hello? Hello, Aranda? Uh-huh. Hey, it's Tyson again. Oh, okay, okay. Hey, so we're actually able to do that pretty quickly. Um, luckily this is the, the last offer that's going out today, and all our underwriters were free, so we were able to look at it right now. But, um, based on what they saw, your property did qualify for a cash offer from us. I want to reiterate again, our offer will be for the property in as-is condition, so you will not need to make any repairs to the property. Our offer includes us paying all of the closing costs, so you don't have to pay for any of the title transfer fees or any of the other fees that typically would come out of an offer on a real estate transaction, and there would be no other realtor fees or anything like that. With that being said, your property qualified for an offer of $182,000.
That's the offer, $182,000? Yes, ma'am. Okay, you can't go to $220,000?
Yeah, unfortunately, uh, uh, $220,000 would just be too much for us.
Okay, okay, okay, um, okay, so, so what I have to do from here?
Well, um, if you accept the offer, then what we would do is send it over to you in writing So we'd send it to you via email if that works, or we could go ahead and have somebody bring you the paperwork yourself. The offer is just going to state exactly what I just laid out for you. We'd be buying the property for $182,000. We're buying it as-is. And then like I said earlier, you go ahead and you get to pick your close date. So you just let us know when you'd want to be moved out, and then on that day the property is sold. The money will be sent to you. Either it'll be a direct deposit into your account, or you get a check from the title company, and then you are free to go.
Okay, let me, um, let's see. Hold on one second. Okay. Okay, what's your name again now?
My name is Tyson Smith.
Tyson Smith. Okay, okay. All right, so, um, let me see, um, about getting me some help to get the rest of my stuff out of there, and I should call you back. Uh, do I have a few days to call you back?
Uh, yes ma'am, we're able to hold this for the next 48 hours.
For the next 48 hours? Yes ma'am. Okay, I'm gonna call you right back, okay?
Right back, like in the next, like, like right back today?
Um, let's see. I need, uh, could tomorrow morning be fine? Yeah, absolutely. Okay, I got you. So this is the same number to contact you back on?
Yes, ma'am.
Okay, I'll give you a call tomorrow morning.
All right, sounds like a plan.
All right, thank you.
All right, thank you, Aranda. We'll talk to you tomorrow. Okay. All right, bye-bye.
Bye-bye.
Wow, boys, that's what I'm fucking talking about, dude. What the fuck? See, we stay late, we stay late. It's 6:41 right now. I've been up since 7 fucking AM working. Tomorrow morning we're gonna give her a call, we're gonna lock that shit back up because guess what? Even if $182 doesn't work for her, we can offer about $20,000 more on a novation. This is how we fucking do it. This is why we do it. Guys, this is day 2 of the $250K in 1 Month Challenge. If you guys want to see more of this, make sure you follow on TikTok.
