with Dispo Guy, uh, still isn't in, so I don't have a report on exactly, um, what we're at, but I'll get that and then we'll see. Either way, I'm not worried about it. I'm just fucking focused on getting more contracts, man, going hard. Those are the vibes today. Haven't heard from Glenn.
Nah. Michelle, leave a message and I'll get back to you as soon as I can. Thank you. Bye.
Hey Michelle, this is Tyson with We Buy Homes Cash. I was just calling because it looks like you were looking at selling that property over on Lester Drive. We'd be interested in making an offer on the property. Just need to get a few more questions answered from you. Whenever you get a second, give me a call back and I look forward to speaking with you. Guys, the only reason I left a message is because she texted and said, Leave a message. Not going to call you unless you leave a message. All right. All right. Whatever you say, sweetie pie. All right. Back to the baby face. Yes, we shaved. I shaved it all off. I still feel like I look really weird without it. And the glasses, like, I don't know, it's throwing me off when I look at myself in the mirror. Fuck is that guy? All right, who is this? What did she— okay, this is the foreclosure girl. Let's call her back.
Let's see what's up.
Yeah, Tanner, for all this shit I talk about voicemails, first call of the day, you see me rip one. What's up, Captain? How you doing? My girlfriend says same thing, I look completely different with a beard. Yeah, that's what my girlfriend was saying. She said it looks like you're in disguise because I like started wearing the beard and glasses. Wearing the beard. I hate when people say that about like hair, like, oh, he wears his hair that way, or I don't know. It's not— you do your hair that way or you have a beard. You don't wear it.
Please leave your message. All right.
No answer. We can follow up with her today though. Sent her a text. Cool. Leron, dude, the challenge, we're fucking moving, bro. I was just saying, I don't know exactly where we're at yet because Doggo is still out of town. He hasn't— he's coming back at 11, so he'll let me know what our projected profit is across those deals. Hopefully this afternoon. By the way, I'm not focused on it. We're only on day 11 in the challenge. We're fucking rocking and rolling. All I'm focused on is getting more contracts. So that's what's up. Leron, I'm not like, I do have an offer, but this isn't for that. It's just my actual business. What's your opinion on buying and renting real estate? Owning real estate is dope, bro. That's my opinion. Always a good move. I don't own any right now besides my primary residence, but okay. Goddamn, that sneeze had a fucking windup.
All right. Hello?
Hello, Robert?
Yeah.
Hey Robert, this is Tyson with We Buy Homes Cash. It looks like you filled out some information on my website about selling this property over here on Morgan Street.
Yeah.
Did I catch you at a bad time?
No, that's fine.
Awesome. Well, look, I just need to ask you a few more questions about the property, and after that, if it meets our buying criteria, we'll be able to have a cash offer in your inbox in the next 20 minutes. Does that sound good?
That's fine.
All right. Well, hey, Robert, while I get this property pulled up right now, can you kind of catch me up to speed on the situation? What's got you thinking about selling this place?
I don't know, we was thinking about going back out in the country.
Yeah.
Instead of right in the middle of town.
Okay. How long you been thinking about doing that?
Uh, off and on the last couple years.
Yeah. What made you decide to finally pull the trigger here?
I was just scribbling, I just turned the phone on, I was sitting there messing around, I said, well, I'll see how much they give me. All right, because I don't own nothing on it.
Okay, good deal. Have you started looking at places out in the country? Like, you looking to buy some land, or are you going to build a house or buy a house out there? Like, what's the plan there?
No, we're— well, anyway, I think because you get these, uh, double wides and stuff, see when I get out of this or when I do this or whatever, and, uh, I know where some land is and stuff. Down over— used to be— I've been there 20 years, been up here 15. But it's just my grandkids, you got, uh, animals, and it's just best to go back down there close to the country or close to the edge of town and country, whatever. And I'm retired, so—
All right.
I just pitched it to see what would happen. Okay.
So in a perfect world, how soon would you want to have this place sold and you be on your way out to the country?
Uh, shit, I don't know, 30 days, something like that.
Alright, so if we made you an offer that made sense, you'd be ready to be moved out in 30 days and get paid?
Yeah.
Right on. Excellent. So hey, I got the property pulled up right now. Looks like a very nice brick house, 3 bedrooms, 2 baths.
Nope, nope, nope. I'm next door to that brick house.
Hmm, it's actually the second time.
It always messes up there.
Yeah, this is the second time that's happened. Is it the, uh, is it a White House?
Yep.
Ah, there we go. Okay, let's see. I wonder if these pictures are— they can't be right then. So can you tell me about the house? How many, uh, how many bedrooms and bathrooms is It's got 2 bedrooms and 2 full baths. Okay. Do you know how many— how much square footage the property has?
Not right off. It's like 1,200 or 1,000, something like that. I can't even think. I'll hold my title with— I guess I should have got that together first.
Oh no, that's fine. That's all stuff we can find. So between 1,000 and 1,200, we think.
Yeah, I got a big fenced-in yard.
Okay, uh, do you know when the property was built?
They told me it was like 75 years old.
Let's see, I'm gonna pull it up here.
That brick house, that brick house is next door. She's the one that built this one.
Oh really?
Yeah, but they added rooms on, you know, rooms onto it, so. Okay, another bedroom and bath.
Okay, let's see here. Yeah, I'm seeing it's built in 1921, and I'm seeing, uh, it was 1,040 square feet. Okay, now it's showing me that the owner of this property is a gentleman named Oscar Rice.
No, it's in my name now.
Okay, was that the previous owner?
Yeah.
Okay, yeah, sometimes they don't transfer it over, so that makes sense.
Okay, this is my name.
Um, So do you know if there's been a new roof put on it since it was built?
Yeah, I think they put— there's been one put on it, but it's, it's, uh, it's due for another one. It doesn't even move because I was gonna put, uh, borrow money on it, just put a roof on it. And I started to do that once, man, took my carpets up and stuff here in the living room, in this bedroom here, and we're just going to update the kitchen, you know, just redo it all. It wouldn't take that much, probably. Shit, you probably take $15,000 and make a— and make good money off of it because I put them siding stuff on it. Wow.
How much do you think a new roof's gonna cost?
I don't know. They always said put back about $4,000. Okay.
Um, how about, uh air conditioning units? Is there like a central unit or do you use window units?
Yeah, yeah, it's a central, central air.
Do you know how old that is?
No, I don't.
Okay, is there any problems with the foundation that you know of?
No, unless I know him.
Okay. Um, how about like, uh, the electricity? Does all the plugins work and everything?
Yeah.
Okay.
Yeah, he put new wiring and stuff in it. Okay.
Um, how about the plumbing? That all work?
Yes. Okay.
And then what is the— like, where do you park at? Is there some kind of detached garage, driveway, park in the street?
Driveway right here beside it. Okay.
And then is this property on city sewer or is there a septic tank?
City sewer. Okay.
Is there a basement?
No.
Okay, now how would you rate the condition of the interior of the property? So things like the floors, kitchen, bathrooms, paint, things like that. Would you say it's brand new, good, fair, poor, or scary?
It's good, but I was gonna replace it all. And when I remodeled it, the kitchen part, that's what, you know, needs to be updated. But I mean, it's just, it's in good condition. It's got good storm windows in it. Uh, let me show you the inside right here. It's fine except there's one little ceiling in the dining room. I was going to replace it. Uh, it's not everything, ain't tore up walls, nothing like that. It's just old school. But I was going to remodel this bathroom here in my bedroom. And then, uh, and then remodel the kitchen and put a roof on it.
Okay, gotcha. Makes sense. All right, um, so is there anybody you would need to speak with or anybody else who want to have a decision in selling this property?
No, I talked— I've talked to you already. I mean, divorce, but We've been together 47 years.
Yeah, and she's, she's on board with you selling it?
Ain't much you can say. All right, what the hell could she say to me? Been together 47 years.
Well, I mean, her name's like— is it on title or anything like that?
No, just mine.
Okay, um. All right, so based on its current condition, if we were to be able to buy it from you as is without you having to make any repairs, how much would you like to get for it?
I'm happy to offer.
Okay, we can do that. And you said you don't have a mortgage on the property?
No, I don't own that loan. Okay.
All right, Robert. Well, I believe that's all the information I need right now. I'm going to take this information over to our underwriters who will let me know how much we can pay for the property. I don't know if I said this before, but our offers are in cash. They're for the property in as-is condition. There are no repair costs, or you won't have to make any repairs. Like, our price is our price for the property as-is. We pay all the closing costs and there's no realtor fees. So the number we give you is the number you get, minus any potential liens or unpaid taxes, things of that nature.
Uh, but like, would you do it, say I agree to whatever, um, so you just pay me and you give me 30 days to move, right?
Well, so we go through a title company, so they Basically what would happen is we'd send you over the offer. It says, "Hey, we would like to pay this much for the property at this address. We're buying as-is. We're paying the closing costs." All that good stuff. And then if you agree to that, we go ahead, we both put our autographs on it, we send it to the title company. They open up an escrow account where we deposit the money into. They pull a title report. So they're going to see, "Hey, can Robert— is he the legal owner? Can he sell this property?" And they're also going to say, We buy homes cash. Can they buy this property? Like, do they have the money for it? Things of that nature. And then once they've gotten the title report, everything's good. We've had a chance to come out, get our photos of the property, make sure everything was as you said it was. Obviously, you know, we're expecting, hey, we're going to need a new roof and some other things, but we'll come out and get photos. Everything's good. Then yes, 30 days later, we wire the money to the title company. The title company will then, they'll get with you like a week or so before and they're going to say, hey, do you want to get paid with a check that we'll send by certified mail, or would you prefer a wire? And they'll go ahead and get your account routing information and they'll just wire it to you, whichever you prefer.
Okay.
Does that sound good?
All right.
All right. Do you have any questions for me before I go ahead and get an offer for you?
Yeah, go right ahead. Looks great.
All right, sounds good. Well, I'll give you a call back in probably 5 or 10 minutes here, okay?
All right, man.
All right, speak to you soon, Robert. Thank you. Well, this is kind of annoying that Zillow isn't showing the right house because that will also be annoying for anybody else we try and sell it to. Looks like it last sold for $49,500 in August of 2008. Also got the wrong house. Fuck is TopHap? Is this a photo? What do you got? Okay. All right, let's look at the comps, boys. Let's look at the comps. So we're going to go ahead. We're looking homes sold in the past 12 months. What do we got over here? Let's move this to satellite. All right. This thing is 4,500 square feet. That won't work. Just nothing. Nothing is very similar.
Okay.
What is this? Okay, we got a 11031. Looks pretty as is. That sold for $110. What else we got? $195. Got two ones. Oh, this is now for sale for $250. Cleaned up. Interesting. Wait, was that pending for sale? Another 116 in as-is condition. Okay, this looks like it could potentially be a pretty good novation. 154. There's our— wait, this is so weird. Hey, by the way, all of you guys watching on TikTok, just so you know, I'm also live on YouTube. If you watch on YouTube, you can see my screens, you can see the properties I'm looking at and everything. What do you do when they don't give you a price? Give you the highest offer? Uh, it depends on the situation, man. Something like this, because when I was looking at it, I just already pegged that it was going to be like a $100,000 house. I wasn't too like keen to press him for it. Depends on the situation, my vibe I'm getting from the seller. Most of the time I will press them to give me a price. Alright, this sold for $50K. I'll definitely bring that up to him. What's this? This sold for $125K. Alright, okay. So we don't have— let me, I'm going to go— I want to only look at properties that are $1,250. Let's kind of see what we got here in this town of London. Okay, we do have one that sold for $190,000. This looks pretty nice, not ARV though.
75.
Pretty nice. 155. All right, I'm going to go ARV at 150, as-is value at 95. Um, based on those numbers We'll say $30,000 for the remodel, $10,000 for the roof, $20,000 everything else. Investor, I'd say, would do this for $27,000. All right, that puts our MAO at $55,925. If we sell it for $75,900, And then our Novation offer, also at 57.
Cool.
All right, so not a Novation. All right, all right. You've been in Ray Spencer's office? No, I don't know who Ray Spencer is.
Bro.
All right, all right, we'll call. We'll start the bidding at like 52 grand. Yeah, Roy, it is weird. I hate when that shit happens.
Hello?
Hello, Robert?
Yeah.
Hey Robert, this is Tyson again. Is now still a good time for us to go over the offer?
Go ahead.
So we went ahead, we took a look at the property. This is a property we would be interested in buying. From based on what we saw looking at the other properties in the area in similar condition, similar size, everything like that. In a perfect world, we'd really want to be around $52,400 for the property.
I can't do that.
Can't do that?
No, uh-uh.
Okay. What were you, uh, what kind of were you hoping for?
I don't know, I was thinking at least $75,000 or $80,000. It went up 16% here.
Yeah. I understand that. I mean, um, I'm taking a look at it.
My niece is a realtor. She told me— she— my niece is a realtor. She told me on the low end, she works Century 21, they're just right down the street, selling low end the way it is. She said she'd get me $149,000 for it.
Interesting. Yeah, I mean, I'm taking a look and I do see houses that are kind of similar size, they're selling for around that area in the $140,000s. The reason why we got to be where we are is that would be our goal, is to go in, we'd want to put some money into it. I know you said $4,000 for the roof. For us, I mean, you might be able to do that yourself, but for us, we got to use licensed and bonded contractors. I know it's going to cost us at least $10,000 to put a new roof on there. And then we would spend another $20,000 on the inside, putting in new floors, paint, kitchen, and probably sprucing up the bathrooms as well. So it's going to cost us $30,000. And then after we sell it on the market, after all those fees and commissions and paying our holding costs, you know, we're just— we got to be somewhere in the 50s for it.
Yeah, I understand. Well, I appreciate your time.
Yeah, absolutely, Robert. Sounds like, you know, we're not going to be a good Plan A for you, but if anything changes and you're like, hey, you know, I'd really like to get this sold easy, somebody buy it cash quick. Buy it as is so I don't have to mess around with any of these repairs. You know, keep me in mind.
I will, buddy.
All right. I appreciate it, Robert. Hope you have a great rest of your day.
All right, man. Have a good day.
You too. Bye-bye. So that's a guy we'll definitely call back on an offer rejected call. So I'm going to put in the notes, declined offer. His niece is a realtor and thinks it would sell in the $140s on market. Call him back in 2 weeks and see if he has sold it. It, and if not, why.
Cool.
Go ahead, we'll set a follow-up for 2 weeks from today, and we're moving. All right.
Welcome to Verizon Wireless. The number you dialed has been changed. Disconnect. Welcome to Verizon Wireless. The number Ooh, Massachusetts.
Never done a deal in Massachusetts. Let's see what we got here with Starlene. Joe Todaro, thank you for subbing, bro. Oh yes, it's definitely an attorney state. Whenever I see it's in the Northeast, I just figure it's going to be, which is fine. Definitely not preferred, but Please leave your message. Starlene, you don't want to chat? No, Alex had not done a deal in Maine. Did you cut? I'm cutting right now. We are cutting right now. Today is the— this is the third week of the cut. Hello, Bruce. Hello, Bruce.
The fuck?
Good water for sure. I ran out of water bottles and I had to, uh, your call. I had to use, I had to fill up a water bottle with the water fountain at LA Fitness and it was the worst, most disgusting water I've ever drank. I felt like I was drinking a sumo wrestler's sweat. It's fucking gross. How many no answers and call declines you get a day? Haven, you're lucky if 10% of the people you call answer. Mine is gonna be a little bit higher than that because I'm calling fresh, super good leads right now. But yeah, it's not just everybody answers. Oh, we already called.

How do I start if I wanted to purse this career? Jordan, I would start by watching every single video on my YouTube channel. That is more than enough to give you everything you need to get started in this business. Business. I got you, bro. Oh shit, I gotta hop on a meeting real quick.
