Hello, Nora.
Hello, yes?
Hey Nora, this is Tyson.
Yes?
Hey, I know we had made you an offer for your property in New York and it didn't work out, but I saw a call from you. Asking that I could give you a call back.
Okay.
Uh, who is this?
This is Tyson Smith with We Buy Homes Cash.
So, uh, okay, did you give me an offer this week or no?
Yes.
How much?
$349,500. Oh no.
I forgot because you sent me a text and I can't remember who this person is and how much he offered. $349.
Oh, okay.
I'm sorry.
I'm sorry. Yeah. Thank you for calling me back.
Yeah, no worries.
I'm sorry. I made a mistake. I thought you offer more. That's why I called you back.
Okay.
That's all you can do? $349? Yeah. Okay.
Yes.
Okay. That's good.
Okay.
Thank you very much for calling me back.
Absolutely.
Have a good night. Thank you. Thank you.
Good night.
Bye-bye.
Yeah, so this girl, I don't know if you guys remember, this is the Wyandanch, New York one, and she like had a message from her. It was like, hey, got your text, will you please give me a call back?
All right.
Not today, though.
All right.
Responded.
Cool.
Let's move. Yes, David, these are veneers. Let's fucking go, Peru Madrid. That's what I'm fucking talking about. What's up, Riley? How you doing, bro? And Riley also on YouTube. What's up? How is everybody?
I'm sorry, the person you were trying to reach has—
The fuck?
I'm sorry, the person you are trying to reach has a voicemail.
What are we rocking with? What flavor is this? Fucking kiwi guava. I don't know about it. I don't know about it, boys. Ben, I have a custom-built Podio that I use. Z Corb, I live in Phoenix, Arizona. Yes, it's base and commission. Yeah, trust it, I've been— I've definitely been on the, uh, on the energy drink grind. Who the fuck?
Your call has been forwarded to an auto Boys, WTF. Your call has been forwarded.
Did he block my number for some odd reason? If he did, let's call from a different number. Uh, yes, David, it is a David.
Your call has been forwarded.
All right, no, his phone's just off. Let's go back. Where the fuck's that new number at? Where's my new number? There we go. Let's go, gangster. Who the fuck is this? All right, Red Bull, top tier. I'd say Red Bull's B tier. S tier is Ghost. Enzoa. A-tier is Celsius. Oh, also White Monster is, is S-tier. Um, actually, I'm gonna put Celsius in B-tier too. Bang energy drinks are C-tier. The C4 energy drinks are A-tier. Rank sparkling water. Number 1, S-tier: Mineral Agua and San Pellegrino. A tier is gonna be, uh, Perrier, LaCroix, Liquid Death. Honestly, all sparkling water is either S tier or A tier, but Mineral Agua and San Pellegrino, beautiful. Topo Chico, definitely A tier. What about seltzers? What do you mean seltzers? You talking about like White Claw and shit? I don't drink, so— but what I did, I will say that, uh, they're all the same. Every single seltzer I've ever had, every single hard seltzer tastes the exact same. Don't care the flavor, they taste the same. Ben, you got to teach him how to get good at staying on the phones, not letting people brush him off.
Please leave your—
Salespeople are easy to brush off, you know.
All right.
Dude, Tony has just gone ghost.
Please leave your message for 704-boys.
Boys, I just tried to telekinetically fucking make her pick up the phone. I tried my damnedest. Turns out I do not have telekinetic powers. We know now. We know now. Austin, I live in Phoenix now. I moved out of Old Town. Uh, for the last couple years though, I was living in Old Town Scottsdale. I lived at Optimus and Oran Village, and I lived at the Camden. Alright, how many contracts do you have in the 14 days? We're at 10 contracts, Matt. It's telekinesis? Oh, that's what I said, I thought. Did I say something else? For cardio, I do 90 minutes of walking on the treadmill at 3 speed, 12 incline a week. So I break that up into 15-minute increments. So I work out 6 days a week. I just do 15 minutes on the treadmill afterwards. You need to drink to do telekinesis? What do I have to drink in order to do that? Nice, I live out near McDowell Mountain Ranch. Very nice. Very nice. Yes, Matt, I am hiring in Phoenix.
Fuck.
My bad, boys. I was getting a phone call and that always fucks up the live, but, uh, Yes, I am hiring in Phoenix. I just had an interview today actually, last about 2 hours. Very driven young man. I think we're gonna give him an offer. I think we're gonna give him an offer, boys. You got that $5K sign-on plus moving costs? Uh, depends. If you have a demonstrated ability of being a phenomenal salesperson, like for instance you can show me that you've made like 15, 20 grand a month selling whatever the fuck you've been selling, we could talk about it. How far are you from Surprise? I don't know, man. I never in my life do I find myself needing to go to Surprise. So, and I'd like to keep it that way. So I don't know how far away that is. Honestly, Surprise might as well be a figment of my imagination. Don't even know where it is. I guess that's the surprise, maybe.
All right.
So nobody in my negotiating is answering. So that's just wonderful.
It's just peachy. D.
I'm loving the new house, bro. I feel so blessed to be able to live there. It's amazing. But I was telling you guys, I got fucking robbed. I got robbed already. Some people stole packages off my front porch. Can you believe that? They stole towels for Gamble and they stole a little dog fucking life vest.
I'm sorry, the person you were trying to reach has a voicemail.
It's a little dog life jacket and it has a little fucking shark fin, little fin on the back, like he'd be a little shark. It was gonna be probably the cutest thing ever. And now I've got to wait until like, maybe it got delivered today, maybe tomorrow, but now I have to wait in order to see my precious English Bulldog Gamble fucking waddling around the pool with a little fucking shark thing, you know. Yes, we did catch them on camera. They scared the ever-living shit out of Meredith. White Sea. How long did it take me to get confident on the phone? I'm not sure. It took me like a year until I was confident enough to do it live. Joe Crockett. This has been, let's see, 3 contracts this week. Very slow week. Very slow week. I have not tried the Raze energy drinks, dog. I have not. All right, we have 8 new leads that we're going to power through. We're going to turn in 8 contracts. We're going 8 for 8. Let's get some W's in the chat for 8 for 8. Step 1, we got to lock up this, whatever this is. Madonia, Missouri. This is the 1 of 8. About to go on a run like nobody has ever seen before. Oh great, it doesn't even come up on Zillow. Nice. That's— oh wait, I had too much shit copied. That makes sense why it did not come up. Here we go. We're in business, boys. That's what I'm talking about. Thank you for the Ws in chat.
Please leave your message for—
There's nothing I love more, guys, than Ws in the chat.
That's the GOAT.
Out of school and graduation this week, next week, and last week? Word? Yes, Gamble has been in the pool. Turns out he can swim. How many leads a week do you go through? I don't, I mean, I don't really know how to answer that question. Yes, RJ's Music Studio, we have an acquisition team. Rich, guys, look, with wholesaling, like, as soon as I get the contract, I'm not fucking worried about it. So I'm giving myself 30 days. I've got note of, I've got a list of every single deal I get locked up. And then 30 days after the 30 days, we're gonna see what it all sold for. We're gonna see if I was able to make $250 grand in one month worth of work, which, spoiler alert, I'm gonna fucking fuckin' crush it because I have peeked and I've seen what some of these deals are listed for and it's gonna be good. Yo, I love that quote, Josh. That's actually badass. Did you under or overpay on the house? I'd say we got it at a fair price, but I'm getting absolutely bent over by the interest rate.
Alright.
Dude, Rambo, Tony won't fucking answer the phone. That's where I'm out, Tony. No, Tony has not called back. Top G, you hiring me? If you're actually Andrew Tate, yes. But if you're actually Andrew Tate, I'll just give you equity in the company. You can just come on and be a partner.
Please leave your message.
All right.
Asset Printer, I will not allow you to wholesale my house. I'm out on letting you wholesale my house. Out, I tell you.
All right.
That's a really good quote too, Ryan.
Shit.
Rich, I'm 25 years old. I do not keep track of how many hours I work a day. Pretty much if I'm awake, I'm working.
All right.
Street racing clips. I only have one car and it is a Mercedes-Benz GLE 53 AMG. The Joe Show, we're running Facebook ads, Instagram ads, we're running fucking Google ads, YouTube ads, all that shit. Thought I saw you at Lifetime Gym the other day. I was working out at the Lifetime in Old Town for a while. JS Move Productions, I don't count how many conversations I make a week. All we're tracking is contracts, offers, talk time, and dials. No deeds. I'm not worried about wholesaling becoming oversaturated. "What is Tyski gonna move a stranger to my house?" I'm not doing that. Ooh, Rich, leaving trucking for wholesaling? That's, I like it. I like it. "What's my schedule?" I wake up, I go to the gym. After the gym, I go to work. I work until about 6:00 PM and then I go home. And then I spend time with my girlfriend and my dog. This is what I'm talking about. We got a fucking lead in Hawaii. Let's go, dude. I've never done a deal in Hawaii. I'm all about this. What is up, Dwayne?
Aloha.
All right, JS Moves, I will let you know how many dials I make a week. Let me check after I call Dwayne. Hello, Dwayne? Yep, Dwayne, this is Tyson. Looks like you filled out some information on our website about selling this property in Hawaii.
Yeah, that must be the one I just did, huh?
Yes, sir. Uh, did I catch you at a bad time?
No.
Right on, man. Well, look, I just need to ask you a few more questions about the property, and after that we'll be able to let you know how much we can pay for it, okay?
Alrighty.
Alright, so hey, I'm getting the property pulled up right now. How do you pronounce this? Uh, Cujo Drive.
You got it. Cujo.
All right, let's go. You know, I haven't been to Hawaii in quite some time, and I would love to buy this house, give me an excuse to get back out there.
Oh, right. I'd love to sell it, give me an excuse to get back to the mainland.
Right on.
I've been over here 14 years.
How many years?
14.
Yeah, and you're looking to come back to the mainland?
Yeah, I gotta go to Salt Lake and get, uh, I got a torn retina. I gotta get it done and I figured I'll just go ahead and move back.
All right.
Are you from Salt Lake?
No, I'm from Nevada.
Oh, gotcha. Okay. All right, we're actually out of Arizona.
Yeah, maybe—
I don't know if I've talked to you guys before.
I don't know.
I don't think so.
Okay.
Um, so hey, Dwayne, I got the property pulled up right now. Uh, looking like 3 bedrooms, 2 baths, just over 1,200 square feet.
Yeah.
All right. And then we got some pictures here. Looks like everything is in good working order. Are there any repairs the property would need?
Yeah, I— in the kitchen, if you're looking in the kitchen above the refrigerator, that cabinet I pulled out because you couldn't open the doors, and I haven't put one back in there yet. And then the one right next next to it, they, they put it 3/4 of an inch too far past the lower counter, so it needs to be moved over and a new face put on that one probably, and replace the, the one over the fridge with, uh, the narrow, narrower one. And then, uh, there's a little bit of flooring work. I was going to put in a divider between the, uh, doorway and the living room. And I haven't done that. So those are all things that are gonna— you're probably, you know, little things you got to do.
Yeah.
Okay, right on. Um, everything good with like the roof? What's that?
The— my wife just told me the kitchen stove needs to be replaced. We did just replace the microwave though.
Okay, so some, some minor things in the kitchen. Um, how about the major mechanicals? Like, is the roof on the property in good shape?
It's in fair shape. Uh, it could stand to be painted again. You know, it's a metal roof. Okay, so you can always stand— one thing about Hawaii, you can always stand to paint.
Yeah.
Okay, do you know when that metal roof was put on? Is it the original?
It was 2007, huh? Yeah, 2007, 2008.
Okay, that's what it was. Really?
And I've never changed it or anything. Yeah, I painted it. I painted it once.
Okay.
Um, is there an AC unit on the property?
AC?
Yes, sir.
Well, we have one of those little portable robot-looking things that, you know, you pipe it out the window or whatever.
Oh, gotcha.
Dehumidifier air conditioner, but no There's no mechanical installed because you don't really need air conditioning over here. Yeah, we got fans and all that.
Makes sense.
There's no heating source because you don't need heat.
Makes sense.
Yeah.
All right, um, let's see here. Looks like there's a carport that fits 2 cars, is that right?
Yeah.
Okay, and then is the property on, uh, city sewer or is there a septic tank?
It's, uh, a cesspool.
Gotcha. And then, um, it's just one story, right?
Yeah, just one story. And the water is catchment. I'm sorry, it's not county water, it's catchment water out here.
What is that?
You got a tank, you catch your water off— rainwater off the roof. It's a 15,000-gallon tank.
Interesting.
I didn't know that.
Well, there's a lot of that over here in Hawaii.
Yeah, I think I'd prefer that.
Yeah, well, you consider shit runs down here.
All right, so, uh, besides that, all of the, uh, all of the, the property is going to be, uh just as it is in these pictures, besides what you told me about the cabinets?
It's close, yeah. I, I mean, like I said, you can spiff it up with some paint, I'm sure, but I mean, it looks pretty much the same.
Yeah, I painted—
I went out and painted a lot of the trim, the green trim. I painted that not too long ago.
Okay.
On—
what's that?
And we're leaving all the furniture and everything, you know, so if you're gonna use it as a rental, I mean, it's ready. It would be pretty much ready to go.
All right, so, uh, if we are able to make you an offer that makes sense, uh, how soon would you be looking to move?
Well, I'd like to get out of here probably by July 1st. I may not be able to move that up, you know, but I gotta ship my truck and a few things like that when I— whenever I get set up on that. And then I got a few things, loose ends to tie up over here yet. We also got a 1-acre lot that got covered by lava down there, uh, by Po'iki Beach Park. And they haven't opened up the road yet, but they're going to open up the road and then they're going to put all the services back in. That one has county water and you know, power and telephone. The only thing you got to do is you have to have a sewer. But I don't know if you're interested in making lots or not, but I do have that I'm trying to get rid of too.
Yeah, I'd be interested in making an offer on that as well.
It might be a view lot now because it's like a bunch of lava. You know that 2018 eruption we had over here?
Um, I'm not familiar, no.
Oh. Yeah, it buried a whole bunch of places down there, you know. And, uh, you know, this— that, that happens pretty common around that area. But now it's like 100 feet taller, so— and there's that geothermal power plant right pretty fairly close to my property. I mean, within— if you were up high, you could see it, but it's It's like, uh, uh, it didn't even bother that place. It's running again already.
Right on.
Yeah, otherwise FEMA's gonna buy us out, I guess. I got two ways to go on that one.
Okay, gotcha. Well, yeah, let's, uh, let's take a look at the house first, and then, um, we'll see if we can, uh, do something there. And then hopefully we can, and then we can look at the lot. Okay.
Okay, sounds good to me.
All right, so I believe this is all the information I need right now. So if we can buy the property as is without you having to make any repairs, we pay all the closing costs, and there's no realtor fees, what's the best price you can do?
I'm looking at $300,000.
$300,000, okay. All right, so if I can get your property approved for an offer of $300,000, is there anything else you need to figure out before you decided to move forward?
Just the, uh, we, you know, closing date and escrow, things like that.
Okay. Yeah.
So, uh, I'm assuming you want to sign a, uh, what's that thing? Uh, seller's agreement before you get— I don't know how far— I don't know how far you go before you do the seller's agreement, or do you do a seller's agreement? Yeah, you just go.
Yeah. So, so is, is how we do this is I'm going to take the information of my underwriters They'll let us know what we can pay for it. If the number makes sense, then we'd go ahead, we'd send you over an agreement with the offer in writing. And then once we go through that, we'll send that over to the title company, we'll get title open, and then on the close date is when you go ahead and you get paid and you can move out.
Right. And this— you guys have the floating close date, correct?
Yeah, so that's one thing that people love about working with us is you actually get to pick which day you'd close.
Yeah, because I may be able to move it up, or, you know, but I don't think I'll have to go beyond July 1st. I don't think. You just never know.
Yeah, yeah, well, that's, that's no problem. You know, we could totally set it for July 1st, and then if, you know, you want to move it up a couple weeks, that wouldn't be an issue.
That would be great. Yeah.
All right, well, let me, uh, let me go ahead and take a look at this with the underwriter. Uh, we'll get an offer for you, and I'll give you a call back shortly.
All right.
All right, are you, are you, are you going to send it to my email or are you just going to call me?
So I'll call you first to make sure it makes sense, and then, um, if it does, then we'll go ahead and send it to your email.
Okay, thank you.
All right, what is your name?
My name is Tyson Smith.
Tyson? Mike Tyson Smith?
Not, not, not quite, but yeah, Tyson Smith. Yes, sir.
Okay, Tyson, I'm Dwayne.
All right, Dwayne, it's very good to meet you. Very good talking to you.
All right, thank you, Tyson.
All right, be in touch. Bye-bye.
Bye.
All right, this is the first time I have ever made an offer on a property in the great state of Hawaii. I'm very excited. Very excited.
The fuck, dude?
F. There's fucking nothing that's sold. Too slow. That was a GMB lead, which are one of the most hot leads we get. Somebody got it before I did though. All right, um, I've got one that sold for $235, but that's just way the fuck out here. There's nothing in this fucking little area. There's this one that sold at 360. I think we send this over to, uh, my good pal RJ Bates. He has done several flips in Hawaii. And, uh, probably understands the market better than I do.
All right.
We'll also send this to my pops. I'm pretty sure he wants to buy a house in Hawaii.
All right, all right.
They got flippers over there. Yeah, people flipping houses in Hawaii. Yo guys, I, uh, I just got monetized on YouTube. So when I'm making like $3 a month from YouTube, you're not going to hear me shut the fuck up about passive income, bro. Gonna be massive.
All right.
I, uh, really just not sure. Okay, let's move that over here. I'm on the lead. We'll call him back in a little bit. We got a deal I need to get locked up right now.
Miss Debbie.
What's up, Austin?
Hi, Raven.
I miss you, bro. How's Europe? Or wherever the fuck you are. You might be in like the Middle East or something.
Hello.
Hello, Debbie.
Yeah.
Hey, Debbie, it's Tyson.
Oh, hi Tyson.
How you doing?
Good, I'm actually out and about.
Oh, gotcha. Well, I'm sorry, I didn't mean to catch you at a bad time. You're fine, you're fine. Um, I wanted to call and see if you and, uh, I believe Brian had a chance to, uh, to think about the offer and kind of where your head was at.
You know, we, we kind of kicked it around, but I know you said that if we had the decide by today, by 5 o'clock, and we just— we're not there.
Okay, well, hey, I, I totally understand. Um, luckily, uh, we didn't like go over our budget today, so, uh—
oh, okay.
Yeah, so, um, if you guys want to just think about it, uh, and then let me know.
Definitely let you know Monday, without a doubt. I'll let you know either way.
All right, that would be excellent, Debbie.
Thank you.
All right, thank you. Again, if you have questions, please don't hesitate to reach out.
All right, I will. Thanks a lot.
Of course.
Bye-bye.
Bye-bye. Pissing me off, bro.
All right.
Austin, you finished your world tour? Does that mean you're buying a house in Arizona? Moving back here or what? That guy, bro, I had a fucking hour-long conversation with Debbie earlier this morning trying to figure out her fucking hangup and she doesn't have one. Well, Austin, when you do come buy a house, I happen to be in love with an amazing realtor who can help you find your dream home. So just let me know. Carson, it's not you. Carson is not the realtor I'm talking about. The realtor I was talking about is my girlfriend Meredith. I respect the hustle though. I respect the hustle. Guys, I do not love Carson. I want to— I want to The— I want to fucking squash the rumors about being in love with Carson right now. I'm sure he's a nice guy. Oh, there she is. Oh, Caden. Yeah, they absolutely overlap, bro.
All right.
You guys have no idea how bummed I am. I guess we just got to find another. All right, where we at? Carson, I'm not sure what I'm gonna offer on the Hawaii house yet. All right, I'm cleaning up the rest of my fucking pipeline. Danny Chris, first of all, that's amazing. Congratulations. Doing 2 to 3 deals a month as a 19-year-old is fucking awesome, man. Send me a DM on Instagram. We'll chat.
All right.
Holy shit, dude, there are so many Carsons in one place. Where did all of you guys come from? Devin is a Submariner. Alright, this— Jack, nobody's calling the leads before I get them. We don't have like lead managers or cold callers or anything like that. How much is one-on-one calls for beginners? I don't do that. Please leave your I mean, I would, but it would be very expensive and I would not recommend it. I would say if you're a beginner, sign up for Wholesaling 101 or watch the videos on my YouTube channel because that's the same stuff I'll be going to tell you on a one-on-one call. You feel me?
All right.
Gotta clean up all of these fucking— wait, these follow-ups. Follow-up completed. Come on, geez, guys. Uh, Carson, I own We Buy Homes Cash. Hello, please leave a message at Did I clean up all my past few follow-ups? I'm pretty sure I did. Carson, I don't know what I'm thinking on the Hawaiian property. I sent it to Doggo and, and my dad. Edward, thank you for subbing to the YouTube channel, bro. And Chase, of course I'll remember you when we get to 100K subs. Of course, we got a long time to go to get there though.
All right.
Bro, watched Wolf of Wall Street? Charlie, I can assure you I absolutely did watch Wolf of Wall Street. I've watched it many times. Huge fan of the movie. Great film. Probably my number one favorite. Jack, no, I do not watch hockey. I don't watch any sports. Not really a fan.
Hello?
Hello, Charles?
Charles is not here right now.
Can I take a message?
Uh, yeah, so it looks like Charles had filled out some information on my website about selling this property in Lancaster.
Yes.
Uh, I'd be interested in making an offer on it.
Okay.
All right.
So yeah, if you want to let him know that and let him know that he can call me back at this number.
Um, well, you can tell me the offer.
Okay.
Yeah, yeah, with my husband.
Excellent. So I don't know what the offer is going to be. I'm just going to need to ask you a few more questions about the property, and then we'll be able to get you the offer. Does that sound good?
Okay.
Yeah, awesome. So I'm getting the property pulled up right now. Uh, while I am, can you catch me up to speed? Uh, what's got you guys thinking about selling this place?
We're moving.
Moving?
Uh, funny, I thought he's a puppy, but he's a cat. Oh yeah, here's Charles. He's here.
Oh, phenomenal.
Hi, how are you, my friend?
Hey Charles, I'm doing well. How are you?
Fine, fine. Uh, what's up? What's your thing?
So I just need to, uh, ask you some questions about the property. We can go ahead and get you an offer. Um, I'm seeing that the address you entered is 18348, number 28, Lancaster, California.
Unit because it's a mobile home.
What's that?
That, uh, my house is a mobile home.
Gotcha. Okay, so I'm having trouble finding it right now.
What you say?
I don't like you here.
I'm having trouble finding the actual property.
Um, Yeah, a little bit is difficult, but it's a nice area and the house is like a brand new house, not a trash like other houses. Okay, if you go inside the house, you don't say it's a mobile home. It looks like brand new house. It's very nice inside and outside.
Okay.
I spent lots of money. I made a remodel of the inside and outside.
Oh, very nice. You remodeled it?
Yes.
Okay.
Oh, it looks like, like a brand new house.
Oh, great. I'm curious, um, what has you considering selling it to an investor rather than listing it on the market?
Oh, one time we do it, but the real estate He's lazy. He put in the pocket and he went to sleep.
Yeah.
He doesn't know what's going on.
Yeah.
Because of this, he make me mad. He call me, he say, oh, there is a customer, they coming to look the house. Okay, I make ready everything. And then I told him, nobody coming. One more time, one more time, one more time. What's going on?
He—
I find that he's lying to me. He didn't show up. He's sleeping at home. He's waiting for somebody else to sell it to make money behind it.
No kidding.
Yeah, this is crazy.
Yeah, it sounds like it. Sorry to hear that.
Oh yeah.
How about you? You thinking, uh, is okay with you?
Is what okay with me?
You buy cash? You are interested?
Yeah, but here's the thing is I can't find the property.
Oh, how you cannot find it?
It's Avenue G, West Avenue G, 185.
Put in the map, you can find it there.
Right, so 18348. Yes, West Avenue D. Okay, and it's number 28.
Number 28. Okay, is it exactly the same as the market? Is it behind the market?
Oh, okay, gotcha. All right, I've got it here now.
Yeah.
Um, all right. Let's see here. Gotcha, I see.
You'll find it.
Yeah, we got it here. So, um, how big is the mobile home?
Oh yeah, it's gorgeous. It's around 2,000 square foot.
Okay, and how many bedrooms does it have?
I have a 4-bedroom, 2 living room, big kitchen. 2 bath. I have big deck. I have 2-car garage, and I have workshop, and I have laundry room.
Very nice, very nice, very nice house.
You see, if you go inside, it look like a gorgeous. Everybody came in to look at the house. They come in love the house, but they don't like to pay money.
Gotcha. Well, I do pay money. Um, how much are you looking to get for the house?
Oh, well, real estate last time I called him, he came, he checked, he said this house is deserved around $185,000. I don't know how much you think you're gonna offer me.
Okay, I'm not sure. Um, I'm not sure what we can offer, but, uh, I'm just trying to get an idea of what it is you're looking for. Um, do you know what year the property was built?
Oh, don't look at the year because the house, if you go inside, it looks like a brand new house inside and outside, right?
But with mobile homes, old but no more old, right?
But it, it's important for me to know the year built because banks won't finance mobile homes that were built before 1976.
Yeah, I don't know that much.
Okay, all right, we'll have to find that information. All right, well, here, let me, uh, let me do some more research, um, so I can figure out that you're building, some more information, and then I'll give you a call back and I'll let you know our offer. Okay.
Okay.
You want me to send you pictures? Do you look at it?
Yeah, if you could text me some pictures to this number, that'd be great.
Okay.
Now I am driving. When I go home, I call you. I'll send you the pictures.
That sounds perfect. I'll look out for those.
Okay. Thank you, my friend.
Thank you, Charles. Bye-bye.
What's your name?
Tyson. Tyson Smith.
Tyson?
Yes.
You are Mike Tyson?
No, not quite.
Don't punch me!
Just—
Don't punch me!
I promise I will not punch you. You have my word.
Oh, okay, because I'm this guy.
You're what?
Oh, okay.
Thank you, Tyson.
Alright, thank you, Charles. Talk soon.
I hope we make a date together.
All right, me too.
Okay, see you later, my friend.
All right, bye-bye. Okay, bye-bye. Guys, if you like are watching on TikTok and you can't see my screen This is in the middle of the desert. All there is is solar farms. This is, uh, Radiator Springs. Reefer City, that sounds chill.
All right.
It doesn't even come up on Zillow.
Jesus. Yeah, this isn't something we can do anything with. All right, I gotta go piss.
I'll be right back.
All right. Yeah, this is a fucking junk deal. All right, what do we have? All right, what do we have next? Gloria in Arnold, Maryland. All right, looks like this is an actual address that I can pull up, so I'm stoked. Gildi, no, no deals yet today. I drive a Mercedes-Benz.
Please leave your message for GLE 53 AMG, brother. Please leave your message for—
no way! Bro, wait, what are my KPIs at for today? I've only given 2 offers. What the fuck? All right, how many leads you get per day? Um, right now I'm getting like 10 to 15. What do you do after the contract is signed by the seller? Open up title, get pictures of the property, sell it to a buyer. All right.
9, 8, 5, 7, 8.
Jay, can you explain what to do at the title company? You just email them the contract and you say, new contract, hey, I'm looking to assign this contract, can you open up title? Here's the buyer's information, their contact information, here's the seller's information, let me know what you need from me. Done. El Duderino, yes, we do still sell our deals by posting them on Facebook Marketplace or Craigslist, absolutely. Absolutely, especially in very rural areas, bro. These leagues—
what the fuck?
Springfield, Ohio, that's what I'm talking about.
Hello?
Hello, Terrence.
And who is this?
This is Tyson. Uh, looks like we filled out some information on our website about selling a property over on Warder Street.
You saw, uh, this looks like it. He felt this one on their website, uh, Warder Street.
Oh yeah, yeah, yeah, yeah, yeah. Hey, are y'all, uh, are y'all the actual people buying it, or y'all, uh, are y'all just, uh, investors?
Um, both. We are investors and we are the people buying it.
Oh, okay. Because I just went through that, and, uh, with another property I had, and, uh, they, they, you know what I mean, like, they end up I mean, it was worth it and everything, but other people, I guess, they end up wanting to spend whatever they was trying to spend and something like that.
Oh, gotcha.
You know what I mean? Yeah, I was just— I was trying to find somebody to sell the properties to.
Gotcha. Okay. Yeah, I see what you're saying. Yeah, we, we, uh— so are you talking about like you dealt with like a wholesaler?
Yeah, like I got, I got, I got property. I mean, I could— I'm just trying to, you know what I mean, like, yeah, just fast. I ain't trying to do all that. Um, yeah, because I mean, like, I mean, the one I'm trying to sell now on water, I've been on that for over a year now. I had another house there. I had, uh, that, uh, that I was just telling you about. I sold over there, uh, it's around Cornfield. Ward. Yeah, ward. And, um, I just didn't want to go through that long process again because really I was just, you know what I mean, just basically middleman. But I really ain't tripping about a middleman situation. But I mean, like, if you look at it and see it and see that, you know what I mean, you're gonna make some money off of it, might as well just cash me out and then do your thing, you know what I mean. I just didn't want to go through all that again.
Yeah, I got you. I understand.
So, uh, and I was trying to let them know, basically, like, I know what other properties that— I mean, he was telling me that he was going to give me like a finder's fee, but you know what I mean? Like, I just didn't want to go through the wrong process. I don't care about nobody else going through the wrong process, you know what I mean? Like, but I was just saying, like, if I had got in good with somebody that, you know what I mean, did it fast. I mean, in Springfield, man, I know at least about 5 or 6 properties that I'm about to actually get another one, probably for like $1,500. I only got $7,000 back taxes on it, you know what I mean? Like, personal owners that I know that, that's willing to sell it. And that— and either most of the properties don't even got no more than like $7,000 back taxes. Some of them, like the one I just sold on, uh, What street is that? Mount Street. That one, uh, that only had 1,100 back taxes and it was like 200 square feet.
Okay.
Yeah, I ended up selling that for, uh, uh, for 40, you know what I mean? Like, and this one right here, I got all the material on the inside to finish it and it's almost done. I got pictures of it and stuff. Like, like, I got all new windows put in there, sliding doors.
Plumbing?
All new, uh, electric, all new plumbing, uh, new, uh, uh, uh, what's her name, the always main drain. I mean, your furnace and, uh, finished up like far as like mud and taping and all that, but everything else is done. Okay, so all the, uh, lights and ceiling fans and everything's in there.
So to make sure I got this right, you're saying that in this property here on Warder Street, there's new electric, new plumbing, new furnace, like all the major mechanicals are good, it just still needs to get like the interior cosmetic stuff done?
Yeah, it needs to get the interior cosmetics done, but like just mud and tape, paint. And I actually got like 19 boxes of flooring that I had bought. It's like probably pretty much do majority of the house because I was just going to do like the, uh, the, uh, living room area carpet, then two bedrooms carpet, and then the flooring is enough to do the rest of the house. Still brand new in the box and everything. Like, I got material in there, like the drywall to finish it, but, uh, because it's only like a, a ceiling or two and, and the rest of the bathroom, and that's the only little bit left of drywall. But it's probably going to be extra sheets of that stuff left. I got more, I got like three more boxes of side left, and I got majority of the house done inside. Um, um, I got majority of the facial done, you know what I mean? Like, I got a lot of work done to it. I got a 200-amp service wire ran all the way, 200-amp service, all that ran. Yeah, I got— I put a lot of work into it.
Okay, so what's—
I mean, like, I can get— I can get more into the selling, you you know what I mean, than anything. I don't further it further than anybody that probably could possibly when they have to put too much, you know what I mean, money into it, you know what I mean, to finish it, you know what I mean. Especially with most majority of material being in the inside already done, like installed. And if it ain't installed, it's already in there to be done, you know what I mean. And only thing that you probably would have to buy for is probably like paint. The roof ain't that old. I got the chimney, uh, took out and, uh have them go up there and redo the roof up there, just a little part right there where the chimney was took out, just so it won't be no leaks or nothing. But yeah, like I said, it's all new windows through here. I put a, uh, it's just a sliding door in there, uh, yep, patio sliding door, all that. It's nice, it just, it just needs to be finished up. Okay, I'll just, you know, run into a couple dollars, money problems and stuff. Like, and then I, I had that loan deal going on with that other house, so I just, you know what I mean, I just wanted to, uh, see— I was just trying to find somebody just going to buy it, you know what I mean. I ain't trying to— like, even if you had ran into somebody to buy it, right, you could talk about it all you want, right? But if you run into somebody to buy it, whatever you tell them, and we divide the money whatever your extras are, you know what I mean? Just— I just don't want to sign myself into no contract, but I will— I would definitely honor, you know what I mean, you getting whatever extras you trying to get off of it. I just want 30 to 25 off of it, you know what I mean? And then whatever extras you get off of it, you can get it, you know what I mean? I wouldn't have to do no contract with you we could do some stuff like where, uh, only thing that I receive is that $25 off of that. But I'm just trying to make, make it happen like as soon as possible type thing though.
Okay, I got you. Um, I see what you're saying. So if you could make $25, $30 off of it, you'd be happy?
Yeah. And listen, I'm telling you, man, I got this. There's so many properties down there. For real. And, and I'll listen, and if you do this for me, man, I'll let you— I'll let you get however you want to do it on the next one, you know what I mean? Because I'm gonna be making money off of it regardless of the fact— especially I want to spend $1,500 on it and then getting it cleaned out, probably for, uh, renting a 30-yard dumpster, you know what I mean? Clean it out and then let you go from there with it. And then, you know what I mean, I probably— we figure some numbers out on the next one.
You know what I mean?
Well, and I could continue to do it with you because I know at least about 5 or 6 properties that right now personal owners. And then, uh, I got this other deal going on with these other people which I can't— well, I mean, you know what I mean, the way the contract is, you can't try to sell it or nothing. But if, you know what I mean, like something don't go right with that and they end up not getting it, I got something else I could talk to you about, another property But I ain't gonna, you know what I mean, say the address just yet because I don't want to break no contract.
Yeah, I got you. All right. Well, hey, let me, let me take a look at this, Terrence. Appreciate you giving me all that information. I'll let you know what we'd be able to do on it, and I'll give you a call back. Okay?
Okay.
All right. So let me take a look at this with our underwriters, and I'll call you back shortly.
Okay.
All right. Thank you, Terrence. So I do, guys, he said, you know what I mean, maybe 50 times. I have no idea what he means. Ah, yes, I would co-wholesale a portfolio. I mean, okay, so here's what I'm looking at. We got a property that's pending at $140,000 that looks like it could be ARV. Like, uh, now I don't think ours is gonna get $140,000. This one also has like a 2-car garage. I don't think ours is getting $140,000. You got this for sale at $80,000, decent as is. You got this, this thing that's fucked up that needs to be redone that is for sale at $53,000 for 200 days. So I don't think we're gonna be able to sell for $54,000. Yeah, dude, this, this, uh, I think this neighborhood is just gonna be too tough to move shit in. Let me see the last 6 months.
All right, $159,000.
All right, so somebody is flipping houses in this area. Alright, this is, this is for sure a $130,000 house. Cleaned up, $130,000. Our numbers are saying that we should be able to sell it for $64,000 if what he's saying about the electrical and all that's good, because that's what I'm thinking is— wait, hold up a minute. There's definitely shit selling. Fuck is our property again? All right, here's what I'm going to do. I'm looking to see how many cash buyers I have in Springfield. And see how many flips people are doing here. All right, we have 673 just in Springfield. Ooh, there's some hedge funds buying here.
What the fuck? All right. Hello?
Hey, Terrence.
Yeah.
All right, brother, so I was able to take a look at the property with our underwriters, and, uh, here's what we came up with. Um, basically I got good news and bad news. The good news is the property did qualify for a cash offer. Uh, the bad news is that if my company's buying it, we got to be at $5,000 for it, and that doesn't make any sense. Right now, here's what I'm going to tell you. We are a nationwide real estate investment firm, and so because of that we have connections with other real estate investors all across the country. So I just went and looked, and I have 673 different verified, vetted cash buyers in Springfield, Ohio.
Yeah.
Now, if you're okay with me not being the buyer, I could go get you $25,000 for it.
Okay.
And we could have it done in 30 days.
And then I'll be back on the, uh, the, uh, what's the name again, the, uh, contract thing.
What's that?
And then listen, and what happened was communication was bad and he was, uh, you know what I mean, like, uh, uh, like I guess he sent out, uh, the photographer, then he sent out the inspector, then he told me 7, 10 working days after the inspector Yeah, 7 to 10 working days after the inspector. And, um, man, it's been way longer than that. We about to be approaching our, uh, 30-day, uh, our 30-day, um, um, work— 30 working day, uh, uh, contract, man.
Is this, is this on 30 working days?
Is up. I'm probably gonna have that property up again because, you know what I mean?
Okay, well, here's what I can tell you, man. There are a lot of people who do this who like went to some kind of weekend seminar and they don't know what they're doing. We have a full company here. We're professionals. You would get a call once a week from my sales manager, gonna keep you updated on exactly what's going on. We're not trying to beat around the bush telling you, "Oh, we have an inspector coming," or anything like that. I'm gonna get your house in front of the top buyers in Springfield, Ohio. I'm looking right now. And I've got like 15 different hedge funds. I've got like 30 different people who are flipping more than 30 properties a month that I'm going to get it in front of.
Yeah, yeah, I can see you, man. No pictures of that water.
I wonder how does that—
I wonder how did that ever come up for like $5,000? Probably because I haven't— probably because they haven't got, uh, updated yet, huh? Yeah, yeah, because they got it. I can see pictures of it, man. It's like, uh, all brand— it got brand new side on the front, new facials, new windows, you know what I mean? New doors.
Yep.
New, uh, electricity, all new plumbing.
Okay.
Yeah, here's the thing.
I'm confident I can get you the $25,000. Yeah, you just got to give us 30 minutes.
That's what I was— man, that's what I was really trying to— and I just didn't want to really try to go through all that again because when I bought— when I bought the houses, I mean, I know I can't do it exactly like that, but when I be locked into the contract, right in between that contract with that last house, right, man, I already had to offer the money I want to afford already twice since then. But I couldn't take it because I'm in a contract, so I had to like leave it alone. And it was people that I hired before I even called the investor.
I'll tell you what, I mean, here, here's, here's what we can do. How about this, Terrence? The contract I'll send you will instead— it'll be an option contract. And is what that is, is it, it doesn't give us the exclusive right. So basically, if for some reason during the time we are unable to find a buyer and you find somebody, you're not locked into the agreement with us. You can sell it to them, you don't owe us anything. But I need the— I need an agreement so I have equitable interest in the property and can legally show it to these people we work with.
So you can make your English— I don't know about you making your money. I, I ain't tripping. I just wanted to get mine without getting lowballed, you know what I mean? I know it's worth more than 25. I You know what I mean? That's what I could take and walk away with and be happy. And I don't care what anybody else make off of it. You know what I mean?
Well, hey, how about we do the option agreement then? So that way, you know, you're not locked in. And if for some reason somebody calls you tomorrow and they say, hey, Terrence, I want to pay $45,000 for it, you can go ahead and sell it to them, no problem.
All right. Well, uh, could you do this then? Uh, could you send, uh, can you send a copy of it over to the, uh, email so my wife could look over it?
Absolutely. Give me one second, let me get that email.
30 days, and it's called an option agreement.
Bit.
And it's— what it'll do is it'll give us 30 days to go find a buyer for you. But in the event that you guys— somebody else calls you or you find somebody else to buy it, no problem, you can sell it to them. You don't owe us anything.
You're not locked in into it. Okay, is this a 30-day working days or is it 30 days?
It's 30 days flat.
30 days flat.
Yeah.
Okay, perfect.
All right, I'll send that over. If you guys have any questions, you let me know.
Okay, thank you.
All right, thank you. Well, hey, actually, real quick, real quick, um, is it both your names on title or is it just his?
No, it just is.
Okay, sounds good.
Yeah.
All right.
All right, well, I'll have that sent over. If you guys have any questions, give me a call. All right, thank you.
All right, thank you. Bye-bye.
Wait, what the fuck? All right, yeah, actually I like it. I like an option contract on this a lot, actually. Okay, yep, it's Terrence on title. I love to see that. Okay, go into DocuSign. Sign here.
I think I could probably sell it.
I think I could probably sell it for like $60, $65. I think if, if everything he's saying is right and he did all that work, then yeah, I should be able to move for $65. If not, I still should be able to sell it for like $35,000. We'll see though. All right, new, use template, option agreement, add selected. I'm telling you again, I ain't tripping, facts. All right, will the please, will somebody, will the court stenographer let the record know?
Terrence?
Isn't tripping.
All right, Blake, we're heading out.
See you in the morning.
Later, bro. Um, after I send this, I'll go ahead and I'll show you guys what the option contract looks like and what it says. Kä.
Alright.
So, um, let me pull up a blank thing and I'm going to show you guys who are watching what the option agreement is. For those of you guys who are watching on YouTube, TikTok, I will still also explain. I will orate. It for you. All right, so option agreement to purchase real property. This option agreement to purchase property is entered on today between my company and— then you put the seller's name. The seller agrees to grant an exclusive option to purchase the land improvements, the address, which is described more particularly as the lease legal description. You put that there. So the option purchase price is $25,000. Option period: if buyer does not exercise this option, then I put 1 month from today. Seller understands that the buyer is an independent private investor with the intention to either purchase the property for rental, for wholesale, or for rehab and sale, or to find an end buyer and assign this option agreement to that end buyer for an assignment fee paid at closing by the title company. Seller understands that the buyer is acting as a principal in the transaction, not working as licensed real estate broker representing anybody in the transaction. And upon the buyer's decision to exercise this option, both parties agree to move forward with the necessary standard purchase and sale agreement. The seller may cancel this agreement at any time before that if they find their own buyer or tenant, but must provide a 24-hour first right of refusal for the buyer to match or beat the new offer in writing. So for instance, if the guy said, hey, I found somebody who's gonna buy it at 45, I've got 24 hours to also find somebody to buy it at $45,000. But I would just cancel. Seller shall provide buyer reasonable access to the property for inspections. Send buyers, blah, blah, blah. And you got the signatures. Justin, that's got to be a browser issue or something because I've had that tested and it's working just fine for me. So you usually tell them you're a wholesaler? Yes, Pocket. I'm very open that I'm wholesaling. Very open. All right, boys, I am— let's wait. Last call, good. Justin, this is a David Yerman necklace. How do you skip trace personally? I don't have any reason to skip trace because I'm not pulling data anymore in my day-to-day business, but when I was, I was using batch leads. They seem to usually not mind pockets, all about framing it the right way, man. If you just tell them, yeah, I'm wholesaling the property, I'm going to make a bunch of money off you, then yeah, they're going to be like, no. You don't frame it like that. You have some tact, some class, some finesse. You know what I'm saying? All right. I use Podio, Peru, Madrid. I've got a Podio that I've had been building out for the past couple of years. Show us your car. I post it on Instagram all the time, bro. I'll tell you what, I'll throw up on my story today. You can check it out. But it's just a, Uh, GLE 53 AMG, bro. All right, fuck it, I'm not waiting for him to look at that. I'm gonna call him right now, like, yo.
Oh, I was, I was reading over it. I had just got it.
Oh, gotcha. Perfect. I wanted to make sure you got it.
Um, you, uh, I feel that, uh, you might have the same date on there. It said 2022.
Oh shit, yeah, I do need to change that. Um, give me a sec, a new one's gonna come through. Uh, it'll have the, uh, everything will be the exact same on it besides—
oh yeah, that's why I asked you, you got like 7,000 back taxes on it. Do I come out of the $25,000 or is it straight up like that? Because that's how I did them with the other house with the $40,000. Like, I mean, even though it didn't have any back taxes on it, it was still straight up, I was getting $40,000.
Yeah, no, it's the $25,000, and then any back taxes or anything like that would come out of it.
It will come out of it?
Yeah.
Okay. All right, all right, all right. Let me finish reading it. I, I'll call you right back.
All right.
Well, can I call this number back, or you just wait for you to call back?
Yeah, yeah, you can call this number back.
Okay.
And you're going to be getting another one right now. It's same exact agreement, just it's got $2,000 23.
Okay.
All right, sounds good. I'll hear from you soon.
All right.
Whoops, good catch, Terence. Good catch.
All right.
Dalton, how long did it take me to sound confident on the phone? I mean, shit, I wasn't confident enough to start— Hello, Dwayne?
Yeah.
Hey brother, it's Tyson with We Buy Homes Cash.
Yeah, yeah.
Hey, so I got some good news and some bad news for you.
Oh yeah, well, give me the good news.
The good news is the property did qualify for a cash offer. The bad news is it's substantially less than what you're asking.
That's what I've been getting a lot of. What is it?
$200,000.
Oh no, that won't even get in the hat. I got 2 other offers on standby right now.
Gotcha. Yeah, well, I am sorry about that, Dwayne.
Okay, well, that's the way it goes. You know, it's a tough deal, tough game to play right now.
Yeah, but I— yeah, I think that honestly, I think that your house should sell at $300,000 on the market.
Oh yeah, I've been showing it at $320. Yeah, I just showed it this Monday, Monday to some people from Orange County. And then last— the week before that, I showed it— or no, a realtor called me and they wanted to do— some people want to do an FHA loan. But they wanted me to pay some kind of, uh, realtor fee or something, and I told them no, I wasn't into that. But I thought— I didn't know who I was talking to for sure. But anyway, if they, uh— I didn't really want to get into the FHA thing because they kind of take a long time.
Yeah, yeah.
So anyway, thanks for trying.
Yeah, absolutely. Hope you have a great rest of your day and have a great weekend, Dwayne. Okay, bye. Bye-bye. We had to shoot our shot. Pocket, it depends on how many leads you buy. You got to call them and get that information. Jeff Tosh, what's up, dude? All right, and now with that, I hit my KPIs. I'll give it another 5 or so minutes. I'll answer some questions and shit while I wait for Dwayne to give me a call back. But if he doesn't, then I'll just wait till I get home to talk to him and get that deal locked up. But I actually think that that's something we can move. I mean, if everything he said is right, should be good.
Should be good.
Hi again, Jeff. All right, um, Luxter, we have not gotten any today unfortunately, but we made 4 offers. Looks like we're gonna get this one. Mind telling us your KPIs or is that private? I'll tell you my KPIs. What do you want to know, bro? Rio Rico, bro. I have no idea where that is, Brandon. Pocky, here's my KPIs for today. I had 47 dials, I had 2 hours of talk time, and I made 4 offers. And looks like we should get a contract. Vince, there are good leads on PropStream, man. Just got to make sure you're filtering the data the right way, paying for good skip tracing, and you're calling it. Yeah, Brandon, I don't know. I think that's gonna be a hard thing to sell. How many deals this week? I'm not sure how many this week. I know I've gotten 10 in the last 14 days. What should the distance be when doing comps? You want them to be as close as possible, bro. Don't, don't cross any main roads, but obviously it depends on the situation. Join the course in the next week. Right on, Alex. Ever do a deal in Mass? I have not done a deal in Massachusetts. I got one on contract and struggling getting it sold, but This my very first contract. Hey, well, congratulations, Dolan. Why are you struggling getting it sold? You know what I mean? I know what you mean, El Duderino. How much is the course, Brian? My introductory course, Wholesaling 101, is normally $997, but for the duration of my challenge, I have a code. It's I'm Ready, I-M-R-E-A-D-Y. You can get it for 50% off. Yes, Cameron, that is how that math would work out. "What's the average price of houses you buy or average income you buy from?" I don't know the average income. Average home price, we want that to be as high as possible though. "Yes, we've done deals in St. Louis." Well, welcome, Brian. No, yeah, no, not $9.97. It's normally $997. Here's the thing about the program. You get an hour of my time every single week for you to ask me any questions questions you need and get help. That, for $497, is a very good deal. Average time for making an offer and receiving your check? Our cash conversion cycle is about 45 days. Yes, I've done plenty of deals in Indiana. I got a very good deal in Indiana right now. A historical house where John Dillinger, the famous American outlaw, actually hid out? "What's your sweet spot? Pre-foreclosure?" Just anybody who wants to sell their house fast, man. "Be serious, when was the last time you closed a house?" Last time we closed a deal was today. We got a check incoming of $28,000 today. "How do you find buyers in new areas? You're doing remote deals." So Justin, I list properties on the MLS, find buyers that way. I also have a Cartel Member Investor Lift membership. So I have cash buyers all across the United States. Do you think Terrence is going to bring you multiple deals? I think he very well could. No, El Duderino, I used to. I'd pull probate, vacant, tired landlords, pre-foreclosures, liens, inherited, expired, all of them. How big is your team? Right now it's me, my pops, Mitchell, Doggo, and Ryan. Is it legal that I'm 17 and just using my father's LLC to sign contract? It's worked so far. I don't know, Vince, I'm not an attorney. How many hours should you work as a wholesaler? I don't know, man, that's up to you. What do you use to pull lists? Jay, I don't pull lists anymore. I've got money to spend on marketing, so I do all inbound marketing. Marketing. If I was still pulling lists, I'd probably use Batch Leads or PropStream. What's your thoughts on house listed on Zillow for auction? How would that work? I don't know, man. I don't do deals that way. What is Cartel whatever you just said? Investor Lift. It's a, uh, it's basically a dispositions platform where they've compiled all of the cash buyers or people who are buying properties for cash in the United States. Cartel membership allows me to see all of them in any state. Any deals in Minnesota? I don't think I've done a deal in Minnesota before. Actually, maybe I have. I don't remember, to be honest. How many hours do you work? I don't know, I don't keep track of it at all. I can tell you I work 6 days a week and pretty much working from the time I wake up at 6:00 AM until I leave the office around 6:00 PM. Justin, cartel membership cost me about $36,000 a year. Homes are all cash offers. Where's the cash come from? The cash comes from the end buyer. So you make an offer at $100,000 before close date, you sell it to somebody for $120,000. The guy you sold it to for $120,000 deposits $120 grand to the title company. The title company gives the seller $100 grand and they give you $20 grand. Brian, I have done hundreds of of real estate deals. Working on getting numbers for the portfolio, want me to DM you on IG? Yes, Devin, but only do this if you already have the property under contract. What are your biggest challenges experienced? I don't know, man. What is the Cartel membership? It's what gives you cash buyers in every state, every single market, I believe. I don't know what the other memberships do. Do you write that membership off? Yeah, it's a business expense. How do you get into that? Stroke them a check, man. I don't know if they are allowing new members on that membership though. I'm new and I play Fortnite and can play and switch to play Fortnite with me, or can you? Jeff, bro, what are you saying? What does that mean? What happened with the foreclosure lady, Nikki? I just haven't heard from her. I've tried to call her every single day and she just doesn't answer. Sure, her foreclosure date's in 5 days though. She's kind of fucked. All right, how many deals close a month on average? Between 10 and 30, man. Are you gonna keep these posts up? Yeah, Pocket, I've been doing these lives every single day for the past 14 days and I'll be keeping— I'll I'll be doing these for at least another 90 days. Oh, you want me to play Fortnite with you? Jeff, dude, I don't play Fortnite, man. Fortnite was fun in season 1 and 2, and now they made it bad. I don't think it's very fun. Yes, you can absolutely make money on a double wide. Do you know RJ Chino? I don't think so. Every state is a good state to do wholesaling. Jeff just said bye, not playing Fortnite with him, so he's like, I'm out. Yes, Brian, I do play video games. I'm a cash buyer in Nashville having trouble finding a good flip deal. Well, David, are you working with any wholesalers? You got to find the biggest, baddest wholesaler in Nashville, get on their list. Had to leave the live. What happened with the Hawaii guy? I offered the Hawaii guy $200K and he was like, yeah, bro, that's not gonna work. I was like, I get it. What games you play? Right now I've been playing a lot of League of Legends. It's probably what I'll be doing tonight. Any advice on first deal I'm trying to lock up? All the advice I got for you is on my YouTube channel, bro. Go check it out. How do you find wholesalers in your area? Real estate Facebook groups are a great way to do that. Do you know if the Leads Connect cost per lead is less than $300 per lead or more? Just rough estimate. It's definitely less than than $300 per lead. Alright, we'll see ya. Alright, yeah, I'm probably gonna bounce too, I'm fucking tired. Well guys, thank you for watching.
