$250k in 1 MONTH CHALLENGE (Day 19) | WHOLESALING REAL ESTATE

Tyson Smith documents day 19 of his $250k-in-30-days wholesaling challenge, walking through seller calls including a commercial church property on Monroe Street. He explains his lead strategy: automated drip texts to inbound leads rather than cold outreach, and discusses how different generations prefer texting over calling.

Not ever, but it's the longest in a very long time that I've been without going to the office. It's crazy. All right, what the fuck? Nope, nope, that's not what I want. There we go, there we go. All right, all right, we're live on YouTube, we're live on TikTok, we are set the fuck up, dude. Dude, Tyson and Meredith Day was legit. We fucking We planted flowers, we watched Tenet, we went to— I made some fucking cod and rice for dinner. Meredith did not like it. She had to order some kind of salad because she did not like the plain cod and rice. But it's all good. It's all good. What's up, Richard? How you doing, brother? All right, guys, we have so much to do. Geez, okay, there's so many new leads. All right, let's come through here. This person, I want to sell my house yet, don't bug me until I'm ready. Okay, 90-day hibernation. What's this guy? Pembroke, North Carolina. Wait, okay, what do we got here? Who is— am I negotiating? Hello, what's up, Strong Stubborn Girl? 2 more days, bro, you're gonna break 300. What are you talking about, bro? Today's day 19, dog. All right, who the fuck are these people? Oh, this guy. Let's see what's up with them. What's up, Sammy J? How you doing, bro?
All right, calls to this number are being screened by Smart Call Blocker. If you're a family member, friend, or invited caller, Please press pound to be connected. Please wait a moment while your call is connected.
No, it wasn't for the month of May. It's for 30 days I'm working. Today is day 19 of it.
Hello?
Hello, Don?
Yeah.
Hey, Don, it's Tyson with We Buy Homes Cash. How you doing today?
Good.
Um, I was wondering if you had gotten a chance to speak with your son.
Well, I did, but I give it up. I said, I, you know, he was gonna call back and I ended up thinking this was a scam.
Well, why do you think that, Don?
Well, you told me you was gonna call that night and you didn't call. And you haven't called for a week. So, I mean, I don't know.
Oh, well, I'm sorry about that. I actually, I did try and give you a call that night, I'm seeing on my system. Um, but it must have not gone through. I know you have some kind of like Google, or some sort of Google protection service on the phone. And I know that sometimes it can like prevent when I'm calling in, maybe because I'm not saving your contacts or something. But no, I mean, we're absolutely still interested in buying the house.
Well, you know, like I said, I didn't do any more about it because I didn't know what was going on.
Gotcha. Well, yeah, I really do apologize, Don. I'm sorry about the lack of communication. I was out of the office this weekend for the long weekend.
Yeah.
So what do you think? I mean, are you still wanting to sell or have you decided not to?
No, I'm still interested in selling. Yes, I am.
Okay. Well, how'd the conversation with your son go?
I didn't bother to have it. I told him about the offer, but that's as far as it went. Okay.
Gotcha. Well, so what do you think a good next step would be?
Well, I guess I would give this some thought and talk to him.
Okay, gotcha. So you said you did tell him the offer of $342,500?
Yeah.
And what did he think about that?
He didn't say much about it.
Okay.
And I didn't, you know, he just asked me if I was really interested in selling, and I said that I was. And, you know, okay, we just kind of passed it off.
All right. Okay, so now you think that you want to have like a more serious conversation with them and see if it's something you want to move forward with, or—
Well, I think that that would be what I would do next. Yeah.
Okay. All right, so, um, when would you like me to give you a call back then?
Well, I think it'd be better if I called you.
Okay, well, I'm available. Um, I always got my phone on me, so unless you try and reach me past like 10 PM at Arizona time. Yeah, you give me a call, I'll be ready.
Okay.
All right, does that sound like a plan, Don?
Yeah.
All right, do you have any other questions for me right now?
Not right now, no.
All right, well, uh, I look forward to hearing from you then, okay?
Okay.
All right, have a great rest of your day, Don. We'll speak soon.
You too. Mwah!
Bye-bye. We'll see. We'll see, boys. I actually like this deal, and it would be the first deal I've ever locked up in Rockport, Maine. Well, any place in Maine. But, uh, yeah. All right. Okay. Remember, kids, this isn't a career. This isn't a career? What do you mean, bro? He blew you a kiss, did he?
Mwah!
Thank you, Don. Catch that. All right. Okay, I guess if we haven't heard from him, we'll follow up tomorrow. What happens if you can't sell the contract and you have to buy the house? No, Paint with Jimmy, you don't have to buy the house. See, in our contracts, you have an inspection period. And the inspection period allows you as the buyer to back out of the agreement. Seller does not have that same luxury though. All right, Don said he spoke with his son and his son thought the price was okay. He said the next step was for him to have a more serious conversation. With him and that he would call me back afterwards. All right, the brick is extremely fake. Yes, it is, guys. This brick is not real, boys. Neither is that plant, I'm sorry to tell you. And guys, look, look, look, look, see this? Look, see, there's a— there's actually a window behind that brick. Fun fact. Guys, I got it on Amazon. It was like $40. Alright, "Anyone can get out of the agreement at any time. Even getting EMD back nowadays is tough." I completely disagree with you, bro. Not anybody can get out of the agreement any time. We say very specifically in our contract that that is not the case. Only the buyer can. And also, we have another line in our contract that says, "Instructions to release the EMD." And it says, "If the seller backs out of their— if the buyer backs out of his contract for any reason, you must hear the return instructions for sending back the EMD." All got in black and white, brother. Yes, this is wholesaling. Wait, do you actually tell them you're a wholesaler? Yes, I do. Very open about it. All right, should we be seeing this frozen wholesale screen? Cornelius, yes, it's just that it's not frozen, it's just my calculator. All right, does your course teach you how to sell every single deal? Guys, you're not going to be able to sell every single deal. Yes, it shows you how to, but there are a number of things that can go wrong. For instance, if you're a beginner it's very likely that you're gonna fuck up the numbers, right? Not very likely, I should say, but it is absolutely a possibility where you're gonna fuck up the numbers and you're gonna pay too much for a house and you're gonna be unable to sell it. You know what I'm saying? That happens sometimes. But we definitely want you selling at least 80% of the deals. Do you ever wholesale creative finance deals? Yes, Dan, I do sometimes. Not my favorite though. Do you sell to any realtors? Yes, Lil Debbie, we do. Your contracts, tap 'em, so lame. They better off listing with a realtor and selling that thing for more. For Mo. Okay, Dylan, cool, man. Thank you for your opinion. I appreciate it. All right, moving on. Who else we got? Terrence Kelly. Oh yeah, Terrence, I remember this fucking guy. What market are your buyers in? Dan, I wholesale in every single state, bro. I've got buyers in all markets. I've got over 4 million cash buyers nationwide. Dante, the best types of skills are digital marketing and sales.
Your call has been forwarded to an automated—
No answer from Terrence on this lovely day. Let's call him again. Is this something that can be done with a 9-to-5? Yes, it can. Is this just basically selling your house for less but quicker? Yes, Hamloaf, it is.
Your call has been forwarded to an automated—
All right, no answer again from Terrence. Who's next?
Next.
Terry, we have not been able to get on the phone with Terry. Let's see if today is the lucky day. What's up, Jim bro? What's up, G? Close to $250K, I think so. Would you want a JV sometime? I just did my first wholesale deal, would love to work with you. Dan, congratulations on doing your first wholesale deal. What I will say though, Dan, is I have so many of my own deals that I don't really like to JV with other people because I got my own deals to sell, you know what I'm saying? Now, the exception is if you're part of one of my coaching programs, I'm dedicated to seeing you succeed, so I will JV with you then. Do you think those contracts online are good to use? The ones that fill it out for you, or no? Mace Dog, not really sure what you're talking about. Any recommendations for finding the correct price to buy? Jackson McMahon, bro, I've got videos on YouTube all about how to underwrite. Underwriting is looking at the property and figuring out how much you can pay for it. Go check those out, brother. It'll be a lot of help for you. All right, who do we got next? Tony! God, we've not been able to get Tony on the phone. I forgot about Tony.
Yes, hello?
Hello, Tony!
Hey, how are you?
I'm doing well, how are you?
I am blessed.
Oh, I'm glad to hear that, Tony. Aren't we all? Um, hey, so, uh, I know that I had made you an offer, uh, at your asking price for that property on Turnpike Road, and I haven't heard from you since. Is it something you know?
You haven't heard from me because apparently I didn't understand what I did prior with another company, and that when I tried to tell them the next day I didn't want it anymore, they wouldn't let me out.
Oh, you already were in a contract with somebody?
Yeah, I am. I didn't understand what I thought I was agreeing to something else when they broke it down to me.
Gotcha.
Okay, I do have another property I'll tell you about.
Oh, okay. Yeah, I'd love to take a look. What's that?
And then my phone has some issues. What?
Can you not hear me? Yeah, I can hear you.
You know, when I tried to tell them like the very next day that I wasn't interested because they were calling and then they said that I couldn't get out of the agreement.
Right. Well, yeah, I mean, once you do sign a purchase contract, that is a legally binding agreement.
Yeah. But like I said, I didn't know what I was signing because there was so much going on around me. But I do have another property, so I'm going to Yeah. Get my information up on that and shoot it over to you.
Yeah, I'd love to take a look.
Okay, well, thanks a lot and my apologies for that. I wanted to get back with you and let you know. I wish it could have went the other way from initially, but I think when we initially talked, it was so far off.
Yeah. All right. Well, uh, how are—
Thank you. I'll definitely reach out to you, Tyson, right?
Okay. How are you gonna send me the information on this other one? Do you just wanna text it to me or—
I'm either gonna call you or text you. Okay, perfect.
All right, well, I'll look forward to your call. Thank you, Tony. Have a good one.
Bye-bye.
No, boys, boys, boys, no! Somebody got to her before me. This happens sometimes. What can you do? What can you do? Nothing. Besides follow up more. Now, to give you guys an idea, I have called her 37 times in the past fucking—
how long?
37 times in the past 20 days. We called her 37 times. We've been following up with her more than one time a day. And also we've sent her 15 texts in that same amount of time period. But somebody got to it first. What can you do? All right. Any felonies thus far, anger issues before I get invested? What? No, I do not have any felonies. I do have a misdemeanor. Got an MIP in college. Went to jail for about 3 hours. No anger issues here. Do you trust them real estate sales and purchase contracts online, or how should I get my own? Mace Dog, you should just download mine online at www.freewholesalingresources.com. Got you, brother. All right. No answer from Tony. Or we did get an answer from Tony. All right. Tony let me know she already has a PSA signed on this property. However, she mentioned she has another one she wants to sell as well.
Cool. All right.
How long are you typically in escrow? 30 days. How could you speed up the process? Well, here's the thing, bro. It depends on the sellers most of the time, right? One of the benefits of going with us is we're going to allow them to pick their close date, right? Remember, you're trading money for speed and convenience. We need to make it convenient for them. So if they need more time, we just, you know, if that's what it is. Now, if they wanted to be fast, we can speed this up by finding a buyer quicker. And the way we're going to do that is by getting pictures quicker and getting everything we need on the disposition side quicker. So that's what's up. Oh, by the way, guys, I don't know if I've told you, I know I told the people in my community, but last week we got a portfolio deal. Now this is not part of the challenge. It wasn't me who locked it up. It's one of my acquisitions agents. But one of my acquisitions agents got 26 fucking contract— 24 contracts, 26 different units. They're two duplexes. 24 properties under contract from one guy. And here's what we did with him. We told him, we're like, "Hey, listen, brother, we're not gonna buy these, but we can certainly sell 'em for ya." And he was like, "Well, good, 'cause I need 'em sold." He says, "Look, every single one of these is in foreclosure right now. They were rental properties, I don't know, took a turn for the worse. They're all in foreclosure." He said, "Every single one of them is vacant. If they get foreclosed on, I'm not gonna make any money, it's gonna ruin my credit. Can you please help me sell them?" We said, "Yes, we can." "now we won't be your buyer, but we can certainly sell 'em." So, he has agreed to allow us to sell the properties for him, and here's the deal we struck with him. We said, "I'm not sure what price we're gonna get ya, but here's what we are gonna do. We'll pay for the money to get them all marketed, and we will give you 30% of the profits. So, we sell them, you get 30% of the take-home after debt service, and we get the other 70%, and we pay for all the marketing, and we get 'em sold." And he said, "You got a deal." So, we got it. How can I start getting inbound leads? No cap. Go to the link in my bio and click the button that says get motivated inbound leads. I would have bought one subject to. Dan, yeah man, I don't really, I'm not a huge fan of subject to, brother. Six-figure assignment, yeah, if we assign the whole portfolio to somebody, but more than likely we'll get them Some of them are in really good condition, so we'll novate those, and some of them are in worse condition, we're gonna have to wholesale them. But I'm definitely gonna try and sell it all in one bit. All right. Are sellers the one you have to sweet talk more compared to a buyer? No, bro, both of them. You should always be sweet talking everybody. No reason not to. How close to achieving the challenge, bro? Muslim Dom, bro, I have no idea. Here's what I can say, I've gotten 13 contracts in the past 19 days. If our average assignment fee is $20,000, that's $260K, assuming we close them all. Now I'd really like to get up to 20 by day 30, and that'll put us in a really good spot, but we will see. Why aren't you a fan of sub-2? So Amanda, the reason why I'm not a fan of sub-2 is because after you take somebody's mortgage, right, you are now entering in a long-term agreement with this person, because now you have a business relationship with them, right? You've agreed to make the payment on this house, you become the owner of it, but the debt is still in their name. Now here's the thing about these people, They're oftentimes in a bad situation where they need to be moved that quick. Right? And they're like, you tell them about the sub-to thing and they're like, hmm, this seems like a pretty good idea. But then, 6 months down the road, after you've done it all, this person decides, hmm, maybe I'd like to buy a new house. You know, maybe I'd like to buy a new house now that, you know, Tyson is taking care of this property and everything like that. And then they go to the bank and the bank says, well, you have this on your debt-to-income. You can't buy a new house. And all of a sudden they get pissed off that it's on their debt-to-income even though you explained this to them before. And all of a sudden they start to ruffle some feathers with the bank. All of a sudden the fucking note becomes called due. Now you're in a fucking shitty spot. So the reason why I don't like sub-to is because I don't like entering into long-term partnership agreements with people who are proven to not take very good care of their shit. That's why I don't love sub-to. Now, do I— am I saying sub-to is a bad strategy? Absolutely not. I think it's a great strategy. It's a great way to get into— for certain situations, it can be great. I have bought houses sub-to. But it's just very, I don't think it, I don't use it all the time. It's very niche for me. Sub 2 doesn't go towards their debt-to-income? Dan, of course it does, brother. What are you talking about? Create Team Man Gamble is doing well, bro. I put up a story of him on Instagram. You do deals in Illinois? Yes, Dalton, we do. All right, tried downloading the contracts, I just got a junk page. Well then you didn't do it, Blackjack, Black Chip, you didn't do it right. 'Cause I just barely tested it and it worked out just fine for me. So it could be a browser issue or something like that. But I don't know what to tell you, man.
All right.
So Tony, I guess we'll follow up with her tomorrow if I haven't heard from her. Who's this guy? I'm gonna put him back in the lead bucket.
Okay.
All right, let's go through all these new leads. What's up, Real McLovin, how you doing? I got a property I want you to look at in New York. Can I DM you? Mace Dog, no, I'm not just gonna look at your properties for you, bro. You gotta be a part of my communities in order for me to do that. Why you fake? Justin, what's fake about me, bro? Did you get your test results back? No cap, yes I did. I got my test results back. Guys, my test has gone up from low 100s. We are now in the 700s due to the HRT regimen. So basically the Clomid, HCG, we've also been supplementing with Tongkat Ali and vitamin D3. Our fertility back online, our body's making FSA, it's making, LH, luteinizing hormone. So we are good to go. Are we getting back on the TRT, uh, in a week and a half? Yes, we are. So very stoked about that. Good to know that everything is going good with my hormones, my body, and everything like that. Very important to get blood work done every 3 months. Why do you think your test was so low? My test was so low because I came off of TRT, brother. Came off, stopped. My body stopped getting exogenous hormones and it fucking tanked because it hadn't been making any, right? "Are you using HubSpot?" No, Tiffany, no I'm not. "Have you ever used REI Pro to look up leads?" No, Vinland, I have not. Alright, who do we got here? We have Tim in Glen, Mississippi. Ooh, I gotta look up Glen, Mississippi before I fucking call this guy because I've got my spidey sense telling me this is gonna be in a terrible market. Is it not even coming up on Zillow? No, it's not. We do not love this. Here we go. Oh man. All right, where is this? Yup. Nope, this is in the middle of nowhere. Can't do anything with this. Alright. Tyson, I'm 18, I've got $15K, how should I spend it to get some deals? Is what I would recommend, man. I'm biased on this. I would recommend you join one of my coaching programs and then I'll go ahead and I'll tell you exactly what you need to do. I'll sit down with you and spend some time and I'll be like, here's how you need to allocate this, here's how you need to spend your time. Alright, can we send you an address for you to look at and close on? Not for myself. No, Mace Dawgs, I'm not going to do that. Wholesaling idea is relatively simple, but it takes a lot of hard work and skill when closing on leads. You're absolutely right, Matt. I turned a guy on to you who's struggling a little bit with his wholesale biz. He was talking you up. Well, I appreciate that, Sean. Thank you, brother. How much is coaching? Completely depends on what you're looking for, man. What I can tell you is my lowest price is Wholesaling 101. It's my introductory course on how to get your first deal. And that right now costs $497. Can you supply me a buyer for Illinois? Dalton, again, if you were a part of my coaching programs, yes, I would JV the deal with you. But number one has to be a deal. All right, honest question, why is there a big known company that offers wholesale house buying? What? Like a Walmart for wholesaling?
There is.
It's called fucking Keegley or New Western or Net Worth Realty. Instead of searching Glen Mississippi, search Tupelo, Mississippi and you'll find something. No, I found it. It's just, it's too small of a market. I'm not interested in it. Mark that shit dead. All right. Okay. Here we go. Gilbertville, Massachusetts. This looks good. You like Columbus, Ohio? Yes, I do. Columbus is a great market. All right. Do you have a buyer? It's land though. I don't know, man. Depends on your price. How do you search for a good title company? Title companies near me on Google. You call them and you ask if they're familiar with working with wholesalers and assignment contracts. They say yes, there you go, good to go. Work with them, see if they're good. If they're not, try a different one. That's the way that we have done things. What are we getting into today, Tyson? What's up, 300 Draco? Today we are calling seller leads. We're gonna lock up some deals. That's what's going on today.
The Google Fi wireless subscriber you have called is not available.
All right. "The price is $80K, I got it for $50K." Dude, that doesn't tell me anything, man, without like looking at the property. All right, this guy didn't answer, we gotta call him again. All right, "Does money help with girls?" Of course it does, Atlético Tiquiara. What do you mean, does money help with girls? Yes, it does. Money shows you're a high-value man. Men's worth oftentimes is attributed to how resourceful they are, you know? Guys, where do hot girls hang out? In the nicest bars, the nicest hotels, the nicest resorts, the nicest clubs. If you want to go to those nice places, you have to have money to spend.
Google Fi wireless subscriber, you have—
All right. Matthew, no. Again, bro, I only JV with people who are part of my coaching programs, dog. All right, are you using smartphone to dial? Jake Tiffany, yes I am, sir. Yes, we are. We are using smartphone to dial. All right, who do we got? Brazil, Indiana. This is where what's-his-name— this is where David Goggins is from, right? I believe so.
The person you have dialed is not able to receive calls at this time.
Wow, that was the loudest message of all time. Fucking probably blew all my hair back. Also, do you see, guys, how long my fucking hair is getting? I just buzzed this shit. I buzzed it twice. It's so long now. I've got to wear hats because it fucking— there's no way to style it because it's not long enough, but it's very long. So I gotta wear hats. All right, when did you first get into real estate? 2 and a half years ago. And was wholesaling your first venture? No, I actually got into real estate when I was 18 years old. I tried being a realtor, was no good at it, came back, started wholesaling real estate with my father at 22, 21, 22. Yeah, 22 when I graduated college. Like that. Who's gonna carry the boats, bro? I fucking love it. I fucking Love it real McLovin. All right, you gonna grow it out, bro? Yes, Landon, we are. Does body count matter on girls? All right, let it go, bro. Yet something— why are you asking me, man? Something you got to figure out for yourself. But yes, I think it does matter. Not a real estate question, but how much you bench? 315 pounds, Dawson. Do interest rates impact your business? If so, how much? Of course they do, guys. That's a lagging indicator, a leading indicator, guys. If interest rates are high, people have less buying power. We got to look at this from the very end buyer, the person who's going to buy the property after it's been fixed up, right? If the interest rates are higher, they have less buying power because their monthly payment is higher for the same or for less value of property. Does that make sense? So if a buyer who could afford $500 a month when interest rates were 2%, now all of a sudden interest rates are fucking 7%, they're not going to be able to pay the same amount for housing So you have less buyers who can pay less. So the flippers have to underwrite to sell the house for less amount of money, meaning we have to get the house for less amount of money to sell to them. All right, have you read David Goggins' books? Yes, I have.
Fan.
Is college worth it? Yes, if you want to go for fun, I believe it is. Do I think it's a great capital investment? No. Do I think it's a lot of fun?
Yes.
How do you get your leads? Vinland, I run Google pay-per-click ads. We have Facebook ads, we have Instagram ads, we have YouTube ads. Tyson, any steakhouse recs in Scottsdale by chance? My favorite places in Scottsdale are number one, Roca Cor. They've got great steaks, great seafood, everything like that. Um, in Phoenix, I really like Durant's, very old school vibe, make you feel like you're in Goodfellas. Um, I think that out of like the big ones like Mastro's, Ocean 44, Steak 44, I prefer Steak 44 and or Ocean 44, two Mastros. And then also, what else? I know I'm missing one. Oh, Bourbon and Bones. I love Bourbon and Bones, huge fan of them. What car do you drive? I have a GLE 53 AMG, my brother. We supporting all of our Bama brothers. Let's go, Frank Gear. Fuck yeah, Roll Tide. All right. Do you use any supplements for focus? Yes, I use Zinn. Where are you located? In Phoenix, Arizona.
The person you have dialed is not able to receive calls.
Fuck, that's so loud. All right, Deanna. Deanna in Flatwoods, Kentucky.
Cool.
How much to learn and be a part of your team? Well, we are hiring. Fill out the application, link's in my bio. Second to last link. Keep in mind, this is not a remote position. You must be able to work out of my office in Phoenix. What comes with your mentorship program? Is it a monthly charge or lifetime? Depends on which program you're interested in, Vinland. If you have questions about them, you can send me a DM on Instagram and I will help you out. Wish somebody would answer me too. Me too, brother. I'd love to have a conversation with somebody about their house. All right, how hot is it in Phoenix right now? I've got no idea. Pretty damn hot though, probably in the 90s right now. Buy the Cherrywood Bar, guys. No, absolutely not. Not doing all that.
6, 0, 6.
Also, guys, I made a burner account on TikTok. So this one I'm going to keep all just my real estate stuff, but if you want to see more just about like my life and me talking, whatever, more personal level, go follow Tyson Smith REI Burner. Maybe it's just Tyson Smith Burner, I don't know. We'll start uploading daily to that. Can you repeat what supplements you take for focus? Right here, Zyn Spearmint 6 milligrams. It's the shit. Okay, Adderall, no guys, do not believe in taking amphetamines. I've spoke about Adderall at length on here before. I do not think it's a good thing for you to take. Don't Zyns mess up your teeth? I have veneers, so I'm kind of cheating, but I don't know. I don't think so. Adderall messed me up, man, in high school. I bet it did, bro. It's fucking, you're taking meth, dog. All right, uncontacted. All right, Jesse Hastings, NE. What the fuck is NE? Nebraska. Never done a deal in Nebraska. Let's call this guy. Do you know you do not need a realtor license to wholesale? How many 6, 7-figure students have your course made. Um, is what I can tell you is my oldest student, like my first one ever, he has 6-figure months all the time.
Hello, this is Jesse.
Hey Jesse, this is Tyson over with We Buy Homes Cash. Looks like you filled out some information on our website about selling this property on Briggs Avenue.
Yep.
Have I caught you at a bad time, Jesse?
No, this is fine, I think.
Excellent. Well, what I wanted to do was take a minute to ask you a few more questions about the property and see if the property fits our company's buying criteria. And if it does, we'll have a cash offer for you in writing in your inbox in the next 20 minutes. Does that sound good?
Sure.
Awesome. Well, Jesse, while I get this property pulled up over here on my end, can you kind of catch me up to speed on the situation. What's got you looking to sell this place?
Money.
Money, gotcha. Are you currently living in the property?
No.
Okay, is it being rented out?
No.
Okay, when was the last time you saw the property, Jesse?
Saturday.
Okay, so you have a good idea of the condition?
Yes.
All right. Can you tell me a little bit about it?
Uh, 843 North Briggs Avenue, technically a 2-bed, 2-bath, uh, 6,700 square foot lot, 1,696 square foot. I believe that— I don't know how they figure that. I believe that counts main floor and basement square footage. I believe it does not count the second floor. There is another bath and another bedroom on the second floor. However, the staircase to the second floor currently has a nonconforming staircase. So those can't be included. And the basement also has additional bedroom, which can't be counted because the egress window well is not large enough.
All right, give me a second here, Jesse. I'm just taking some notes. So there is a third bedroom downstairs, but it can't be technically included as a bedroom because the egress window well isn't— doesn't meet code?
There would be a third bedroom upstairs which cannot be included because the stairwell— the staircase is non-conforming, which means there's a step which is more than 7 inches or, or something like that. And yes, there would be another bedroom downstairs, which is also non-conforming because the egress—
Okay. So how many bedrooms are on the main level?
2.
Okay. So there's 2 bedrooms on the main level. Is there also 2 baths on the main level?
No, there's one bath on the main level, one bath on the basement level, and you can count that bath on the basement level. You just can't count the bedroom on the basement level. Okay. And then you said you're familiar with real estate, you know what can be counted and what can't, correct?
Yes, sir.
Okay. And so there's also a— there's a third bathroom upstairs on the second for. But as I understand it, because of the non-conforming staircases, you cannot claim anything up there.
Makes sense.
Technically.
Do you know—
it's all up there.
Yeah. Do you know, um, how big of a deal it would be to make that staircase, uh, conforming?
Like, is that something you'd have to go through the city and get a permit, or is it You know, I think people are going about it the wrong way. They're trying— so it goes up, I don't know, 8 steps and then there's a landing and all those 8 steps are conforming and then it goes up another 3 steps and those 3 steps are the ones that are non-conforming and everyone who I've talked to, they want to change the 8 steps so that they can change those 3 steps. I would change those 3 steps, uh, by changing— making one more turn is what I would do if it was me. Yeah, which, which would be horrible. You go up about, uh, about your 8 steps, you have your landing, you make your turn, you go up your 3 steps, and then you make another turn and then you go up about 2 more steps.
Okay.
Yeah, and that would make them conforming because all your steps are the right height, but it'd just be weird making that short little 3-step, 2-step turn.
I see.
But I believe that would conform.
Okay.
And if you did that, it'd be a lot cheaper than trying because the the second floor stairwells above the first floor stairwell and you have to change the ceiling and stuff like that. And that's already kind of got a low ceiling in the basement. Well, but the part you'd change isn't that low. But yeah, that you could run in significant expenditures trying to make that conforming the way everyone else has brought it up. But the way I suggest that, I don't think it would be that financially challenging.
Yeah. So just to make sure I understand you correctly, um, there's one bath on the main level, there's one bath downstairs, and those two are counted. There's a third bath upstairs that's not technically counted. There's two bedrooms on the main level. There's also a bedroom downstairs that's not counted, and there's a bedroom upstairs that's not counted.
Correct.
So there's technically not like— it sounds like there's 4 bedrooms, 3 baths, but it's counted as a 2/2.
Yeah.
Gotcha. And then, yeah, so I'm seeing tax records are showing it at 1,028 square feet, and that definitely doesn't sound right.
I'm looking at Realtor and this But what's on Realtor is shows 1,696 square foot. Okay.
Yeah.
And see, so I think that 1,000 square foot counts only the main floor and the 1,696 counts main floor and basement.
Okay. And so am I correct in assuming that the basement is finished?
Yes. Yeah. Kind of, yeah. The basement was completely finished, yes. There's a storage room that was all drywalled out. The only— I guess it'd be the laundry room, utility room. It's got the furnace and the washer dryer. That wasn't really— there's never a ceiling placed on that, and that was never finished out. But there's a There's a finished living area and then the finished bedroom. Yeah, I don't know if you call it another bonus room in addition to storage room would be a— it's kind of like a huge walk-in closet maybe, I don't know.
Okay, um, seeing the property is built in 1951, um, do you know if that roof's ever been replaced?
It's in rough shape right now. I have a claim on it right now, actually, and we'll see what happens there.
Okay. How about, uh, heating and cooling units on the property?
New air conditioner, maybe 3 years ago. That's the external thing. And then it's got a new— what sits on top of your furnace. Okay. Yeah, part of the furnace is new, the part that sits on top. That's the— why is the name evading me here? Uh, yeah, that's new. And the other's been serviced recently. It's an older furnace, but it works fine except for the core— the coil. The coil. So some type of furnace. Okay, the coil's new.
And, uh, so I'm looking kind of at Street View here. Uh, no garage, right? There's just a driveway.
Yeah, no garage. There's a shed, uh, behind. Yeah, right, there's a driveway, and then at the end of the driveway there's like a garden I don't know what you call it, a yard shed.
Okay.
And then, uh, there is on the property, and I, and I can take it off. It's, it was, it's not permitted. It was built as a temporary structure. It's kind of a pallet house, uh, and I was told the roof on it needs repaired bad if you're going to keep it, or it can just be taken down, torn down. And that's what— and I can do that if If it's a deal breaker. Okay.
And then as far as the cosmetics in the property, have like the flooring been replaced? Has it ever been painted, anything like that?
No, it's— I would say it's in less than satisfactory condition, uh, needs deep cleaning, uh, flooring and paint in almost every room. And then the second floor— the stairwell going to the second floor needs some mudding and taping of drywall. And then the basement, there's a little bit of water damage at one time which would need some, just, you know, they cut off the bottom 2 foot, the bottom 4 feet, however high they need to go to fix that, and then they mud and tape it and repaint it. So, okay, yeah, there'd be a little work there too.
How about the, uh, the kitchen and the bathrooms? Have those ever been redone, or is that original?
I don't know original, but they haven't been redone in the last 10 years or 15 years, probably.
Okay. So based on what you told me about the property's condition, what do you think is going to be a fair price for it?
Well, I've already got a— it's not a cash offer, but I've got an offer for $150,000.
Okay, so what would you be hoping for in a cash offer?
150.
Okay, all right. And if we were able to, to pay you that 150, uh, how soon would you be looking to close?
As soon as possible.
Okay, is there anybody else you need to to speak to before you made a decision to sell this place?
I— well, my wife is on the deed, so yeah, we'd want to. But I don't foresee any obstacles. She's aware. Okay, so I've been marketing it, or so to speak.
Excellent. It's not listed, right?
No, it is not listed.
Okay, gotcha. All right, Jesse, well, let me go ahead and take this on over to our underwriters. They'll let me know if it's a property that we'd be interested in, and if it is, we'll go ahead and have an offer for you. Either way, I'll be able to give you a call back in the next 10 minutes, and I'll let you know where we're at, okay?
Sounds great.
Do you have any questions for me at this time?
No.
All right, well, we will talk soon, Jesse. I do appreciate your time. Thank you for filling me in with all the details of the house, and hopefully we can put something together for you that'll work for everybody.
Okay, sounds great, everybody.
Thank you, Jesse, bye-bye. Did not like that guy's vibe one bit. Very unpleasant individual. All right, I'm gonna go piss real quick, we'll underwrite the house, we'll see how much we can offer. I can tell you right now, it's gonna be a lot less than $150 grand.
How can I help you? Facebook, goodbye, homie. How can I help you?
Tell me who I am.
How can I help you? Oh, great. Who is this? Who am I speaking to? Okay, have a problem with yourself? Gotcha. What are you trying to do?
Alright boys, what are we thinking? What are we thinking here? What kind of non-cash $150K BS offer was he getting? Monopoly money, I bet. That's what I'm thinking, dude. Right now I'm with you, bro. All right, hey Tyson, kill me with a question. Is a son is out of state and it's father's property. He says that his father passed, they don't know where the paperwork is, but they would love to sell. Spoke with probate attorney, he said he would represent all of it and represent my client but didn't give him any details. It's not under contract yet. Yeah, Dominique, so you'd want to get the property under contract and then deal with probate with them. I agree with the person that said $80K. All right, we'll see, boys, we'll see. Now I don't really want to fucking underwrite it based on what he's told me because I just don't know how much I trust all of that, but we will. All right, so let's see what is sold in the last 6 months. Pretty decent activity. Let's see here, we got a $185,000 that is 1,600 square feet. Looks looks like it probably has a basement, but no pictures. Let's see what we got here. Search Google, let's see if we can find some pictures. There we go, realtor.com comes through with the pics. This is a shithole. What the fuck? This is a shithole. This sold for $182 grand. What the fuck? That is wild. I don't know that I can trust that. This had to have been when it was first purchased. They— I'm sure they renovated it, right? I'm sure they did. What the fuck? Very weird. Very weird. I'm not sure about this one. I'm not sure the story on that. What is this? $159,000, 3 bedrooms, 2 baths, 1,500 square feet, decent condition. What is this, fucking shed, man cave, pot smoking area? What the fuck, you guys? What is this setup? What is this setup? The TV on this fucking wall right here. Like, what? Ah, all right, interesting. This one sold for $160. What the fuck? Is this the basement? They built a little bar down there. They got the fucking red cushion shit. Let's go, dude. Let's go. What was it? Was it Family Guy where Peter Griffin built a bar like at his house? Was that Family Guy? How are these prospects finding your website? Black Chip. We run ads, right? So the ads, like, all of a sudden they're surfing Instagram. You know how you get ads? They're gonna get an ad that says like, "Wanna sell your house fast? We buy properties in as-is condition. You move when you want. We pay the closing costs. We buy houses in any condition." They click there and they're on our website. They're like, "Oh, we can get a cash offer. Let's go ahead, enter in our address, our contact info." And then we have them. So there you go. Run ads. Paid advertising, my friend. Paid advertising. We got a 113 right here with a garage. What's for sale? Oh, holy smokes! Holy smokes! What the fuck? So they've redone one of the bathrooms, maybe repainted some of it. Old-ass fucking kitchen. 0.24% buyer's agent fee. Holy shit, this is for sale for $179 grand. This is for sale for $175,000. Pending at $175,000. What a weird market. A weird market, boys. $130,000. This is on a main road. Wow, $180 grand. No kidding, man.
What the fuck?
The fuck is going on here? Okay, what is this? So you got this guy pending at $100. Why is this house— oh, it's fully rented. 2 units. But why is this selling for $100,000 and this one's pending at $180,000? This doesn't make any sense. This doesn't make any sense, boys. Very similar house. This is a small town, but there's just a lot of activity here. All right, we're going to offer him fucking $100K, call it good. Let's see, underwriting day. We'll put ARV is $180 grand. As-is value, shit, I probably think $150. What do the numbers look like on this? Property square foot, we'll say 1,600. $77,500, friends. Alright, let's see how pissed this guy gets.
Hello, this is Jesse.
Hello Jesse, it's Tyson again with We Buy Homes Cash.
Mm-hmm.
Hey, so I was able to take a look at the property with the underwriters and the property did qualify for a cash offer. Based on what we were seeing with similar houses that are on the market and what have sold, in a perfect world, we'd be looking to buy this house for $77,500.
Okay, have a good day.
That doesn't work?
No, that does not work.
Gotcha. So I know you said you had the offer at $150,000, and obviously if I had an offer at $150,000 and one at $77,500, $155,000. I'm taking the $151,000 one. What didn't work for you about that offer?
The price.
$150,000 was too low?
No, no, no. You just offered me $77,750.
Yeah.
So what does— yeah, that doesn't— the price there doesn't work for me.
Right. And I can understand that. Unfortunately, cash, that's where we got to be. But I want to figure out if maybe there's a different solution here. So I'm asking, this person offered you $150,000, like, why didn't that offer work?
Okay, I'm still contemplating it. It's not that it hasn't worked, but she would pay— she'd assume my current mortgage plus $225 a month for 36 months and then make a payment at the end of the 36 months.
Gotcha.
To make up the difference for the mortgage and the agreed-upon value.
So it's like when they assume, is they actually assuming the mortgage or are they buying it subject to?
What do you mean buying it subject to what?
Subject to the current mortgage. So there's a way that a lot of real estate investors, it's become super popular where they're buying houses subject to the subject to the current mortgage. And what that is, is where they take over having to make the payments, but the mortgage stays in your name and they, they retain ownership.
Yes. So yes, it would be subject to the current mortgage.
Gotcha. Okay.
Yeah.
Interesting.
That was— yeah, that was— yeah. Well, that's one of the reasons I didn't jump at it.
Well, here, here's what I can tell you is when we looked at it Obviously, you know, we have a very specific buying criteria of the properties we're looking for. And unfortunately, just because of some of the things you told me about, like the staircase and where, you know, some of the bathroom or some of the bedrooms and bathrooms like aren't counted, it just makes it a little bit messy on our end. So we got to be at 77.5. But when I'm looking at this, we have another program called our Home Equity Protection Plan where we look at a property and we say, okay, look, this is a good property. Doesn't necessarily fit snugly in our buy box, but we have a lot of friends in the industry who'd be interested in this. So we wouldn't be the buyer, but I could confidently get you $115,000 for the property if you would be open to selling it to me, knowing that I'm not going to be—
115.
115. Yes, sir. And that's a straight deal. That's for the property in as-is condition, no closing costs, no realtor fees. You walk away with $115,000 at the day of closing, easy.
I, uh, yeah, like I said, I got a claim in. If I just keep the cash from the claim, maybe.
Okay, yeah.
And but it'd have to— I don't know what that claim is going to come back at, so I— or if it's going to even come back anything. But yeah, yeah, potentially I'd do $115,000. You're— is this Okay, is this cash, $115,000, or is this—
it's, it's, uh, so with this, um, with this program is what we're going to want to do is we're going to send it to our investor friends cash, but we would also list the property on the MLS and we would deal with everything for you. You're not dealing with the showings or anything like that because we also work with a lot of realtors who have families who are looking to buy a house, you know, and they don't mind getting a fixer-upper And the only way for us to sell it to them is if we list it as well. So it could be a different kind of loan, but what I can promise you is that you're walking away with $115,000 and you're selling it as is. If for any reason there were repairs that needed to happen to make it qualify for an FHA loan, we would pay for those.
Yeah, so, yeah, that, that Being able to accept an offer that low would depend upon the current insurance claim I have, and that insurance claim is for siding and roof.
Okay, well, that, that makes sense.
I'd keep that money, not repair anything, and take $150,000 maybe. Yeah, depending upon how much that insurance claim comes back for.
I think that could be an excellent option. Or do you have an idea of when you're supposed to hear back and the insurance company?
Uh, it was just last week, so I'd say within the next 7 days or so, I think.
Okay, well, how about I give you a call in a week then, and if you hear from them beforehand, this is my number, this is my direct line, you can reach out to me.
Okay, sounds great.
Alright, thank you, Jesse, appreciate your time.
Yep, bye.
Bye-bye. All right, we'll take that, we'll take that. Not too bad, not too bad. So, um, let me go ahead and put this in my notes so I remember what the fuck while it's fresh in my mind. What I call him in a week. All right, gave him cash offer of 27.5. That was not going to work. Explained Novation offer at 115, and he said he would be interested in that if he could, or if his insurance climb on the roof and siding gets awarded, and he can keep that money. Said he would hear back from insurance company in a week.
Cool.
All right, not bad. Has anyone accepted any offers this month? Mr. Weast 22, I've locked up 13 contracts in the past 19 days, brother. Tyson, can you explain what you said investors are doing now with ownership of house? I was just explaining to him sub-2, Chase, because he was explaining to me— clearly the person who pitched him sub-2 didn't understand or was pitching it wrong, 'cause he thought they were assuming the mortgage, and that's not correct. So I was just explaining it to him the right way. Brock, I think an offer, if you're buying the mortgage subject to, depending on what the payment is, at $150K with a hybrid and including a note for the rest of the equity, wouldn't be a bad deal. At $150,000. But I think it just sells on the market at $150,000 potentially. Now I'm getting a little bit scared due to the nature of the roof and the siding. That might fuck up— that might fuck this up.
So we'll see.
So we'll have to take another look at that.
All right.
Would never sell my house subject to. Yeah, me neither. How did you get started on wholesaling? Vinland. By just making cold calls, listening to podcasts, watching YouTube videos, man. All right, let's go. Offer made. Alright, this guy's name is River. Wait, this can't be right.
Your call has been forwarded to—
Guys, I had my, uh, weekly check-in with my dietitian and he said that the cut is going phenomenally and that we should only have 2 2 weeks left. I'm not bumping down my calories any bit. We're still at 2,064 calories, something like that a day. But I am going up to 20 minutes of cardio 6 days a week, up from 15 minutes. But 2 more weeks, your boy is going to be peeled like a motherfucking orange. I'm stoked. All right, let's call this guy again. So the name is River, first name River, last name Time. Is what he submitted on the web form, but the email has a different first and last name. I do not think his name is River Time, you know what I'm saying? A little bit of deduction, a little bit of—
Hello?
Hello, Eric?
Sorry, you have the wrong number.
Oh, I'm sorry, is this not the owner of 137 Dusty Road?
Nope.
Oh, sorry about that. Have a good day.
Okay, you too.
Bye-bye. What an interesting voice. Kind of sounded like I was talking like Mickey Mouse or some other cartoon character. Very interesting, very interesting. Wrong number.
Alright.
Okay, Waycross, Georgia up next. Christine, let's go. When you send over photographers from Craigslist, do they take interior pictures too? Well, of course they do, El Duderino. Interior, exterior, I want all the photos, bro. I want like 90 pictures of the fucking property. How do you track your calories? MyFitnessPal? Yes, Dalton, MyFitnessPal. You were at a wrong number turning in a good combo? Maybe. I can't really remember. Reminds me of the story in The Big Short, how Steve Carell's sperm got tipped in on the fucking credit swaps that bankrupted the country.
Please leave your message for—
From a wrong number. How crazy is that? I feel like I have a little bit of a bug in my nose.
We don't. We're good.
Right on. Do you and Meredith have different dinners because of your dietitian recommendations? Well, I mean, yes. Meredith isn't trying to be jacked. So sometimes I will make her just a little bit of whatever it is I'm making. But she says that my meals are caveman meals because I typically am just eating straight a pound of meat with straight fucking 100-something grams of carbs. So a lot of times she doesn't want to eat what I make. So like last night I made cod and rice and she tried it and she was not about it. So she ordered something else. But yeah. Best software or site for skip tracing? Vinland. I believe Batch Leads is the best place to skip trace. It's not the cheapest, but it has consistently been the best data when I've tested. So that's what I would use. If I was SkipTracy Numbers. What up, Tristan, how you doing, bro? Tyson, hit me up for any photos or anything in Georgia, bro. Chase, I will, I appreciate it, bro.
Please leave your message for not All right, Covington, let's go!
Wait, wait a minute, is this in the middle of nowhere?
Your call has been forwarded to an automated voice mail.
Um, no, I don't run any kind of texting campaigns. I do have like drip campaigns that send texts to leads already in my system, but I don't generate leads from cold traffic with text. All right. How many web leads do you get per day on average? 10 to 15. It's not that it's not professional. I know a lot of people who have a lot of success texting. It's just not what I do. I don't have anything against texting. How is that not professional? Yeah, I agree. Texting is just another form of communication, no different than a phone call. Some people prefer to text over calling, though. More apps. Here's the thing, if I get a text or if I get a call from a wrong number, I'm not answering it whatsoever. However, any text I receive, I'm at least gonna read it, right? So this is definitely— now this is also a generational thing, right? I'm younger, whereas like, you know, so I think that people more in that like 30 to 40 demographic maybe will respond better text depending on, you know, the person. Um, but yeah, it just depends, man. Covington, Georgia, that's where I live. This was in Covington, Virginia. Um, but very cool. All right, Grand Ridge, Illinois is up next. Samantha. Samantha, I bet she's nice.
Welcome to Verizon Wireless. The number you dialed has been changed Disconnecting. Welcome to Verizon Wireless.
All right, Patricia, Commerce, Michigan. One of my students is looking to buy his personal residence in Michigan. Who knows, maybe this will work. It's more authentic to call and build a relationship to me personally, but I agree. Well, yeah, I mean, it depends person to person, right? You know, some people are absolutely— they're gonna be like you, Megan, they prefer to talk on the phone.
Please leave your message.
All the time, guys. So every single time a lead comes into my system, we automatically send them a text. So for instance, hey Patricia, we just got your information about address. We will call you shortly, or you can text us here. Thanks. A lot of people, probably like 25% of people, will say, can you just text me? They prefer to talk over text in the beginning. So it's just, you got to think about, look, not everybody thinks the same way. Some people prefer to communicate via text. We have locked up deals with never getting on the phone with a person, strictly just texting.
Them.
Pretty crazy. All right, James, what the fuck is this? Modris? Modris, Oregon. House was built in 2005. Let's see what's up, James. Next place overseas you want to travel to? I've never been to Europe, Jack. I'd like to go to Europe. You do anything for Memorial Day? Planted some new flowers outside my front yard. Pretty gangster, doing some yard work and shit, boys. I'm not a very savvy person when it comes to that kind of shit. But we did it.
Call has been forwarded to an automatic voice message system. Bye.
What up? Yeah, be right back.
So it's, it's you giving me permission to talk to the foreman companies about these houses so that I can talk to them and say, hey, this is what we need to do, right? We push this back a little bit, a $5,000, and I'll turn the sold on, and you're going to get paid, and we're going to—
see, probably not $250K though.
That make sense?
All right. We had a new sales guy start today, and I'm showing him where the fucking script was at. All right, who are we at? This guy didn't answer. Cool, on to the next. What's up, Mr. Franklin Jones? How are you doing, brother?
All right, Wichita.
Wichita Falls, Texas. Let's go! I like this. Good, good deal, bro. Yes, Chosen.
I am not here.
We double tap.
Hello?
Hello, Salvador?
Yeah.
Hey Salvador, this is Tyson Smith with We Buy Homes Cash. It looks like you filled out some information on our website about selling this property over on Monroe Street.
Uh, yeah, it's a commercial building.
It's in— it's in a commercial building?
It's a commercial building, it's not a home.
Okay, yeah, we're still interested in buying those. What's it currently being used as?
Uh, we carry a church.
I'm sorry, you carry a what?
A church.
Oh, a church.
Yes, sir.
Okay, excellent. How long has the church been there?
Oh, this particular building, we've been here about 15 years.
The church has been there for 15 years?
Yes, sir.
Okay. Uh, is there any kind of like rent that they pay, or is it—
No, no, we're buying it.
What, what's that?
I said we're buying it.
You're buying, you're buying the property?
Yes, sir. Yes, sir. We're almost out of it. I think we only lack like maybe $5,000 and we'll pay, we'll be paid off.
I'm, I'm sorry, I'm a little bit confused. I don't understand. So this is a property you own?
Yes, we're buying it. Yes, sir.
You're buying it?
Yes, we're buying it, and we'll be out of it by, uh, like $5,000 more, and we'll be full owners.
Gotcha. Okay, so do you run the church?
Uh, yes, sir.
Okay, very cool. And are you looking to sell the property then?
I guess I'm looking and selling it. Yes, that's a very possibility. That's what I'm trying to see what it is and what we can get, and then, uh, I'll decide if that's the best thing to do then. Okay. But yes, makes sense.
All right, well, I'm trying to get the property pulled up. Um, can you tell me a little bit about the, uh, condition and whatnot?
Uh, sure. It's a, you know what, uh, on the feet, I can't remember what it is. Yeah, as you look it up, you'll find out. But it's a, uh, I have a full kitchen in the back, and then we have a dining room in the middle, then we have the sanctuary, and then we have a a foyer in the front, and then it's a 3, 3 restrooms, and one has a shower.
Okay, there's a shower in there too?
Yes, yes, yes.
Gotcha. Okay.
And we have a brand new roof, not even 2 years old. Not even, not even really, maybe, maybe a year, maybe.
Okay. How much would you be looking at?
On the roof alone, we paid $25,000.
Okay. And how much would you be looking to sell the place for?
Well, um, Well, we're thinking somewhere like maybe, uh, $275,000, $250,000. Okay.
Um, are there any repairs that the property needs that you know of?
Uh, no, no, sir. Everything is up to code. Uh, no, no, no, other than, you know, if you want to there's something different inside, but, um, but just minor repairs, you know, but not, not nothing major or anything like that. Okay.
All right. And how soon would you want to have this place sold?
Uh, well, if it would come down to something like that, uh, man, I think I'm— we'll be up to it pretty quick.
All right, sounds good. Well, let me take this information over to the underwriter, Salvador. We'll see what we'd be able to pay for the property or if it's something we're interested in. I'll be able to give you a call back shortly, okay?
Hey, sounds good. Thank you, sir, for calling me back.
All right, thank you. We'll talk soon.
Bye-bye.
Bye-bye. This is next to a house that looks pretty derelict. There is a halfway home. What is this guy doing? It's across the street. I mean, it's just— it's not looking too great is what I can tell you guys. So hold up, let's see where this thing's at on Zillow before I jump to any conclusions. So Avenue F in Monroe, Coyote Avenue G. Oh, it's okay, it's right here. This is it.
Go to loopnet.
Yeah, dude, this— I don't know what the fuck we're gonna do with this. Oh, I appreciate it, Trucker Fit. Thank you, man. Yeah, dude, what the fuck are we going to do with this, man? I don't know any commercial buyers really excited about fucking Wichita Falls. Not that there's nothing to do with it. There probably is some kind of deal to be made, but I don't fucking—
I don't know it.
I don't know the play. Okay, it's 11:45. Perfect. All right, it's time for me to go get lunch. I'm gonna come back, we'll be making calls. What fucking— oh, today's Tuesday. What the fuck? I keep thinking today's Monday. Today's Tuesday. What do I have today? I've got a meeting. Yeah. All right, when I come back, we'll make calls for another 2-3 hours. So if you guys want to tune into that, make sure you hit the follow button. Uh, also I made a burner TikTok account called Tyson Smith Burner where I'm just going to be talking like not about real estate, just shit about my life, whatever. It'll be like a TikTok, like a Finsta of sorts. So if you're interested in that, go check it out. Terrence. Hey, thank you for calling Tyson with We Buy Homes Cash.
Okay.
We're just going to chalk them up to not interested. Cool.
