What's up, Matrix? Day has been good, man. We've been getting a lot done. Time to bang out some calls, dog. What's up, Rommel? How you doing? All right, what do we got going on here? Here's what we got going on. Okay, let me find this lead real quick. So this is Susie Easy Simon, she sent me some pictures of this property. So let's take a look here and see what we got. Let's see, add me. All right, all right. I was speaking to a seller today, he wanted $250,000 for his property, accounted with $218,000. He said he had to speak to his wife about it. I don't really know what the house is worth. Can you help me? Uh, Rommel, that's what I have Wholesaling 101 for, brother, is so you can come in and you can ask questions like that. So if you want a community where you can come in and, you know, ask questions to me, other members of the community will help out, but you can come in, you can say, yo, I got this property, here's the deal, can you take a look at it? And then I'll be able to take a look and let you know. And you can join Wholesaling 101 today for only $69 a month. Running that special for the entire rest of June, everybody. All right. Anyway, let's see. This is in Seabrookville, Tennessee. So don't love that. Wait. Mobile home, 2023. And it was purchased this year or last year. For $255,000. All right, so this is a sub-2 deal if I've ever seen one. Let's call it. No answer. Hey, thank you for calling We Buy Homes Cash.
This is Dustin. Spam call.
All right. Oh, yo, what the fuck? I've got like sub only chat on. Is that why nobody's talking? The fuck is this? I didn't want to do that. Comment settings. Allow comments. Yeah, wait, what the fuck? Oh yeah, there we go, there we go. Now you guys should be able to comment. I was wondering why nobody was saying anything. I was like, what the fuck? Um, I didn't know, uh, yeah, I didn't know That was, I was dicking around, guys. I changed all my sub emotes. I added like a bunch of fucking sick-ass sub emotes. And on it, it said sub only chats, and I figured there was like a different chat that would only have the subscribers so I could just see that easier. So I turned it on, but I didn't realize it was just only subscribers can talk. So we'll have to see. All right, guys, the challenge is going well. We're actually at 15 deals. We got the property in Alabama locked up yesterday. And that is gonna be a massive deal. So we got that deal at $250K, and we got the property at $250K, and I think we're gonna be able to sell this thing at $320K. So that should be a $70,000 deal, which gets us just, you know, we're fucking killing it, boy. That's what's up. All right, OBM, how are you finding these properties to call? So OBM, this company, Leads Connect, runs Facebook and Instagram ads, They just say, hey, you know, do you want to sell your house in as-is condition? Doesn't matter, we buy houses any condition, this and that. People click on it, they fill out their information, then they send it over to me. So that's how I know. So basically they're just running ads on Facebook and Instagram to people who may be in a situation where they're going to need to sell their house. People see it, they click it, they fill out their information, I give them a call. All right. Let's call these people again. Guys, the cost of Leads Connect depends on how many leads you buy. What's up, Gibbs? How you doing, bro?
Hello?
Hello, Susie.
Yes.
Hey Susie, this is Tyson Smith with We Buy Homes Cash. I received the pictures you sent me of the property.
Okay.
So I was taking a look, looks like you guys have taken great care of the property. Can you kind of catch me up to speed on the situation? Looks like you guys just bought the house last year, is that right?
We did, and due to my health, I can no longer be in the um, where we are. So we're going to be— hopefully, by the grace of God, we're going to be moving out of state.
Okay, where are you looking to move to?
Um, actually, it's either Meadville, Pennsylvania, where my husband grew up, or it would be Fairfield, Ohio. We haven't quite decided as of yet, um, because we don't know how the market is here and We can't afford to take a, you know, a loss on the home here because— I'm sorry, I'm out of breath. So we did extensive remodeling to the property. So of course, that not only brought the value up more, But we're also— I don't want to say in debt because we paid some of it off, but we wanted to get what we paid for the house plus not all of what we put in because we know we can't get that because that would be over $300,000, if not more. But that's why we were looking at right around $280,000, $285,000. Gotcha.
Okay.
Okay. But the garage, I didn't take a picture of the inside. I could for you. The garage itself was just recently built and they spent— I think it's maybe 2 years old. 2 to not even 3, but they spent over $60,000 on the garage itself. It's got a full loft upstairs which could be made into an apartment, which we were going to do if we stayed. But like I said, due to my health, I— we can't. You know, it breaks my heart because, I mean, I— we all love it here. It's so quiet. Peaceful. The neighbors are great, but I just— my breathing, I just— due to my lungs, I have a lung disease and I have to move.
Is it something to do with like the pollen or something like that in this area?
Um, they're not really quite sure. Um, it is— so hopefully help you. Um, My lungs— I just turned 69 this year in May, um, and my lungs are that of a 108-year-old.
Oh gosh, I'm sorry to hear that.
I've never, I've never smoked. It's not COPD, it's not asthma. I have been— even my doctors have shipped me off to Utah which in Utah, that's the best hospital there that you could go to. And I mean, you know, I'm not one to fly, but they had to fly me there and they can't even figure it out. So I'm hoping to go— we're all hoping and praying to go to an area that has a Mayo Clinic. And maybe they can help. Because it's like my family doctor said back in Nevada, he said, "Susie, I've never—" He said, "Of all my patients in all my years practicing, I've never seen a patient be on so much medication and so much narcotics that you have been on." And he said, thank God you didn't get addicted to them. Yeah, but you know, I just, I'm not one to take medicine anyhow, and they kept giving me steroids and my weight just, oh my gosh, it just flew. I mean, it was like the size I am now. I'm in a 4 and 6. But at that time on steroids, I was in a 22-24. Oh wow. So yeah, it's— so I'm very, very, uh, cautious and very, very particular on what here they end up giving me because I don't want no steroids. Yeah, I bet. You know, they said the best thing for our family is to, you know, leave the area. And like I said, it's going to break all of our hearts because we put so much love and care into this home. Um, it's almost 1,800 square feet. And like I said, um, in the evening you can go out, sit on, you know, the pad, the the back patio— well, it's not a patio— the back deck where the pool is, and just the stars and everything. It's just so clear. Yeah, but unfortunately, you know, this isn't where I'm meant to be, I guess.
Well, let's see, let's see what I can do to help so that we can get you to where you need to go, okay?
Okay, well, I would really appreciate it. Would it— I can't do it, sweetheart, um, because I, as you can tell, just talking to me, I'm out of— getting out of breath. But I can have my husband or our daughter go up and take a picture of the loft upstairs in the garage if you would like.
No, no, no, no, you don't need to worry. The, the pictures you sent me are fine. I, I can see everything I need to about the property. What I need to figure out is a game plan of how to get you what you need so you can get on to the next chapter of your life. So I have a good understanding of the property. You said you have some debt on this property. Do you have a mortgage?
No, no, uh-uh. And it's a clear title still, so it's just the debts on our credit, you know. We're paying the bills. On that. Like, um, just for instance, we did the— just the two bathrooms alone. The main bathroom, when we sent you a picture of the whirlpool tub, yeah, that set us back over $12,000. Our bathroom, putting the shower in, it could have been cheaper, but we wanted it done um, how do I want to say this, to where it really looked nice because this was going to be our forever home. So we stepped it up. Like, if you looked at the pictures in the master bath with the standing shower, we picked really expensive wall or shower, whatever it's called, shower wall or whatever. And, you know, did that up really, really nice. So just in those two alone with our shower and what they did in that bath, you're looking at a little over $30 grand. And that isn't doing the porch and it's not doing all the white that you see. That was recently done, like 2 months ago. Okay, so all together, um, let's see, our payments to them— I just made a payment, I'm trying to think— our payment is like $540-some for both bathrooms, the deck, um, the screened-in porch, and we had them put 2 ceiling fans in it. Um, and we moved the steps. If you saw the old pictures of the house, you would see it looks completely different from the way it was when we bought it. It doesn't even look like the same house anymore. Yeah.
Okay, so do you know how much is left on the balance of that debt to the, uh, the company who did the bathroom?
Um, all together, because they grouped it all in one. They couldn't do what we asked them to do by breaking it up, like for the bathroom and then for the porch and everything. So I believe they told us the debt was like, well, not in debt because we're making payments, but what we owed on it was 52-something.
I'm sorry, what's that?
How much? So we owe like 52-something. Okay, so we owe about between 49 and 52. That's why I said when we sell, you know, God willing, you know, the Lord will help us so I can get better. But we're asking only $280 for it and we're picking up the difference. Gotcha. So because it would be over $300, you know, easily. I mean, But if we were to sell it ourselves, we could get it. And we've already been told that by a realtor. But the point of the matter is I don't have that time. I don't— I just— I just don't want to pass on, to put it nicely. Company there. So yeah, my husband says he got company there, but it's— I just, I need to go where my health will be better, a lot better.
That makes sense. Um, okay, so if I understand you correctly, we owe between $49,000 and $52,000 on the house, like to get it sold for $280,000, and we would like this done sooner rather than later.
Right. So my—
my— when I'm looking at this, the fundamental problem I'm seeing is I absolutely agree. I think that this house sells for $280,000 on the market. However, if you're going to sell, if you want it sold fast, you have to sell to an investor like myself, right? Or my company. Right. And we need to you know, we, we, we got to keep the lights on here, so we have to make a profit on our deals. So if I'm looking at it like that, $280,000 is definitely market value. I think, I think you could list it and sell it for that. Um, now I'm gonna look and run my numbers, but I can tell you that I— and I, I'm not the person who comes up with the offers, but I can, I can tell you that We're not going to be at $280,000.
Well, when we bought it, we paid cash for it, and when we bought it, we paid $255,000. So we at least want to get that back.
Gotcha. And you, and you, you paid cash $255,000?
Yes, we paid cash for it, $255,000. We did have a realtor to come out when we were going that way, and the realtor told us that she could list it for $325,000. But like I said, I don't have time. I really don't, because there's, there's nice that it's so hard for me to breathe.
Yeah. Gosh, I'm truly sorry, Susie. This is a—
So if we could get a little over what we paid on it, then we'll be fine because we're going to do that. I'm buying another house anyhow, taking the money that we get from this one and just paying cash for the other one. Gotcha. And then keep making our payments, you know, to— I can't even think of the company now. Mosaic. Mosaic. Yeah. Um, keep making, you know, the payments to them. We only have like— I think they said it's a 2.5-year payment thing with them, so that's no big deal, you know. But what is a big deal right now is my lungs and my breathing.
How soon— Philip, please. Assuming we can get you a price that makes sense, how soon do you want to be moving out of this place?
Um, I want to tell you, if my breathing was fine, to give us 30 days, but I'm gonna ask for 60. That way I'm not exerting myself and ending up in the hospital, if that makes any sense.
Of course, of course.
Because there's, there is an awful lot to pack up. And like I said, I, I can't even imagine packing up again because like you said, we just moved here and just, we've had two deaths in the family. One we're burying next week as a veteran, and then my daughter lost her dad on Father's Day of last year. Oh gosh. So with health and death, we're really, you know, it's like everything is just falling on our lap right now. And then along with my health, that doesn't help matters any. No. So I can definitely tell you 60 days would give us more than enough time. Okay.
All right, well, here's what I'm going to do, Susie. Let me take this information. I'll take the photographs you so kindly provided for me. I'm going to take this over to my underwriters. I'm going to let them know the situation, and I'm going to figure out every single option I can think of for how to get you the most amount of money possible and have you be able to move out of this house within the next 60 days. I'm going to see if there's anything we can do as far as like getting movers for you. Like, do you think that if we were able to get it so we could have somebody come help you pack and move your stuff, that that would help?
Um, you're such a sweetheart. Whether you buy the property or not, you're really— you're very thoughtful. No, because, and I'll tell you why. We went with a mover to move us across country, right? Like I said, we lived in Nevada, so they went ahead. Let's just put it this way, our bill from Nevada to here was $21,827. $20 grand? $21,827. What? Now, that isn't the bad part. Are you ready for the bad part?
It gets worse?
It gets worse. It really— I— we had the paperwork Still, we were supposed to be insured for up to $100,000. But they did not tell us that that went by weight. They just stated a cold-hearted fact that, you know, all of our merchandise, you know, all of our belongings would be covered in case anything happened, but they don't foresee anything. It took these movers 3 days. They showed up— it should have been a red flag to me. I, I really don't trust hardly anybody anymore, but they showed up in a U-Haul instead of a company truck, and they used the excuse that their truck broke down. So we were like, okay, then 3 more U-Hauls showed up, but it took them 3 days to get us out of the home that my husband owned, right, in Vegas. It took them 3 days to get all the stuff out of the home, and we did a quick sale on that home also. But what the worst problem was, I lost every bit of my jewelry. I lost my deceased baby son's bracelet, his hair. I've lost my grandmama's wedding set. Um, so you figure, hun, I'm 69 years old and my jewelry that I had was not cheap. Jewelry. It was not custom jewelry. So my jewelry that they lost, just jewelry alone, was over $65,000. Because what they did, they saw our daughter take— it's a stand-up jewelry, um, like it's a mirror but it was on a swivel base. They saw my daughter close it to protect all the jewelry, and we left all the jewelry in there. And the one that was smoking marijuana on the job was in there and watching her. So let's just put it this way. It didn't get lost. They took it and then they damaged a lot. A lot of our property. A lot of— my husband had a rolltop desk that was passed down to him. Um, they smashed it, just totally smashed it. We had a jacuzzi. They ripped the jacuzzi up. And I mean, I could go on and on and tell you this nightmare. I'm— but they settled with us for $725. Because of my health, and I'm not to be under any stress whatsoever, and that's from doctor's orders, with my health being terminally ill, we didn't— we just wanted done. We wanted done. So we turned it over to our homeowner which is USAA. And USAA, they had— and of course the jewelry wasn't, you know, all, um, what do I want to say, it wasn't all— they covered a good bit of it. From USAA we got like almost $40 grand, but there was stuff that they couldn't pay us for. Like, we have those smart washer and dryers, you know, and we just bought all of our appliances before we left, and it's all damaged. The only thing they did not damage was the stove. Don't forget to tell them the name of the mover. Yeah, my husband said, "Don't forget to tell them the name of the mover." But I wrote a big thing to Better Business Bureau. I even wrote to the owner of the company thinking, okay, him and his wife will at least acknowledge and say something like, don't let the door hit you in your butt when you leave, or whatever. But they completely ignored everything. Oh my God. It is called— honey, what is it called again? The movers? I can't remember either. All I know is— and I've asked our daughter, but she's out doing yard work— but all I know is, you know, I wouldn't wish that on anybody. I mean, there's stuff that, you know, jewelry, like I said, Um, there was even ashes of my husband's deceased wife. The necklaces that held her ashes, those were even in there. You can't replace stuff like that. No, you know, so whatever they did, they did it right. And they also dropped couple of items off that weren't even ours. And look, you know, here's the child's nightstand from a room that has drawings and everything. And, you know, what do you want us to do with this? You know, can you come and pick it up? And they're like, no, just disregard it, it's okay. And I'm like, but that could be drawings. I still have drawings of our daughters, and she's gonna be 33 this month. I still have drawings from her from kindergarten, you know. So they just said, go ahead and discard it. And we held on to it for 4 to 6 months, maybe. We left it in the garage. We didn't touch anything that was in it. Took plenty of pictures, but we lost out. So the moral of the story is we don't trust movers. And I really appreciate you offering, but no. Okay. We're going to get pods. We're, we're, we're going to get, you know, those things you pack yourself. That way I know it gets in the truck. You know, in the pods.
Fun fact, owner of Pods, his son was in my fraternity.
Experience like that, I don't know if you're married or not, but I'm sure as sweet as you are, you are, but I don't even think your wife would like you to use them.
Absolutely not.
No, uh-uh. It is, it is. And you know what, they had AAA rating by Better Business Bureau, which we found out later on they bought that AAA rating and posted it.
Well, that's what I'm going to tell you, is the, the Better Business Bureau reaches out to our company every single year and they ask us for $600 so that we can become verified and AAA rated by them. And that's all you have to do. You just send them $600 and they'll give you that.
Wow. Yeah. Well, we learned, we learned the hard way. We really did. Honey, you would not believe how much stuff we had to replace. I can't even imagine.
I mean, literally.
I can't even imagine. It just makes me so sick to, you know, even think about it, but I didn't want to be rude to you and not give you a reason. Excuse me. And not give you a reason, but that is the reason. So we don't trust movers anymore. I'll bet.
I don't think I trust them anymore either.
Because, you know, it wasn't only that, but in the beginning the move was only going to cost us $14,000. Which my husband said, you know, to him, that was even a lot. But then when it got all said and done, we had a bill of $21,282, I think I told you, 'cause I still have the receipts and everything. And they would not let us go to the bank and get a certified check. They needed us go to the post office and get money orders through the post office. So yeah, we're never going to do that again. That makes sense. Okay. Uh-huh. Yeah. So we don't trust, um, we just don't trust movers at all.
Yeah, understandably so. I get that. That's really terrible. All right, well, so like I said, what I wanna do is I wanna figure out how I can get you the most amount of money possible for this. So here's what I'm gonna go take to my underwriters. I'm gonna show them the property, I'm gonna show them that you've taken great care of it, that you've spent a lot of time, energy, and hard-earned money getting the property put into this spectacular shape. And I'm going to explain to them that we need to get this so that it is sold and you are able to move out within the next 60 days.
Okay.
Is there anything else that I could do on that that you would want to see?
Um, no, actually, no. I do know when we move out, the home will be and move-in ready, just like it was when we moved in. It's even more so now, but yeah, so it would be move-in, you know, ready. Okay. Unless you came in here and remodeled it, which I don't see why you would do that because that would be throwing your company's money away. Right. Because it doesn't need, it doesn't need anything. Yeah, I mean, nothing. So, um, you know, uh, like I said, if, if it's possible that they want the upstairs locked, you know what, just for kicks and giggles, I'm going to have my daughter go and take a picture on the upstairs in the garage. Um, but yeah, It's pretty big. You're gonna— when you look at it, you're gonna go like, wow. Because right now I would say the garage is more than a 2-car garage because the reason being is one side of it is my husband's man cave. The other side holds our John Deere tractor and a whole bunch of other stuff. Plus it's got shelving, you know, shelving storage things on it, and the cart fits in there. And we have a 2022 Nissan Platinum. Yeah, yeah. So, um, I mean, it's pretty big. It's really big and really nice.
Yeah, um, well, I, I'd appreciate that. Um, one thing I wanted to ask is, I see that there's solar panels on the property.
There, there are. Um, we had those installed too, and you can check this all out. You know, that's one thing you'll find out about us. We, we don't lie and we definitely don't like liars. The solar panels are from Solar Titan USA. And guess what? They went out of business. Oh yeah. So we have all the equipment. All the equipment here is, you know, it's up. Is it running? No, because they never put it— they never connected it. And this was just done August, September, maybe September or October. Yeah. And then we found out that they went out of business, so a lot of people are taking them to court.
Yeah, okay. So is there any like debt on them or anything like that, or—
No, no. Okay, okay. That was another one, another people that came out just like the people that remodeled, you know, the bathrooms and did all the white banisters and the porch and everything. Um, that's another one. When they came in our home, they saw that my husband— my husband is much older than I am and he's a retired vet. A Navy vet. He did, uh, 34 years in the Navy. Um, so they just, they went ahead and took advantage of, you know, that he's a vet, and, you know, they were going to do this and this and this and this and never carried through. So We kind of got, uh, chicken. Chicken. Well, we kind of got, um, as my grandmama, God rest her soul, would say, screwed without a smile ever since the movers did their thing to us, you know. So it's very hard for us to trust anybody anymore.
I completely understand. That's really just—
So, um, it, you know, the gentleman that purchased my husband's home, um, in Nevada, you know, he was really sweet. I mean, super sweet, just like you are. Um, he got us more than we even imagined for the home, and he gave us time. And when the time came that my daughter's dad had a massive heart attack and a complete massive stroke at the same time, he was very understanding, which he gave us another 30 days. But with, with that being said, he also had to charge us. Do you know what I'm saying? Yeah. After the 60 days, we got charged, what was it, $30 a day, I think, something like that, which was reasonable. But he did help because there was no way we could have moved her dad. Yeah. Not clear across country. Right. So, but that's our life story, really. Oh, other than we got married last year on Veterans Day.
Oh, well congratulations. At least there's that silver lining.
Thank you. Yes, yes, that was a very big blessing. Very big blessing. But now I feel I'm a burden to him with my health, so. Never. Never, never, never. But anyhow, we will wait to hear from you, and I'm sorry I took up a lot of your time.
No, no, it's perfect. Please do not apologize. I mean, I want to be able to understand your situation so I can create a solution that helps you best I possibly can.
Okay. Well, then we will wait to hear from you, and hopefully it'll be good.
Yes. All right. Well, let me take this information over to them, and I'll give you a call back as soon as we've done figuring out what we can to do for the property, okay? Okay, sweetie, thank you. Thank you. I'll give you a call probably in the next 15 to 20 minutes, okay?
Okay, sweetie, thank you. All right, thank you, Susie. We'll talk soon. Okay, bye-bye.
Bye-bye. What the fuck, dude? $21,000 for movers. Now, Las Vegas and Sevierville, Tennessee are pretty far apart, but did they move her on a first-class flight? What's— what's this? What? She's got 65 G's of jewelry that the pot-smoking movers are just lifting out from underneath them, and they got solar panels that don't work. Okay. So now let's get down to the cold hard facts. And that's that number one, this property is a mobile home. This property, I will repeat to you, is a manufactured home. This property was a manufactured home that was— wait, wait, single-family residence. Single family residence. So those of you guys watching on YouTube, it says single family residence, manufactured home. Well, I mean, it has all the trappings of a single family home, but I could also very well see But that greatly changes what can be done. So here's the thing is we have this comp that sold at $280,000 and this is going to be the best comparable property, right? It sold $280,000. We can see on here that it sold— it was listed for sale June of last year at $289,000. It went pending at $289,000. It went back out of pending, listed at $284,900. Pending at $284,900, sold at $280,000. All relatively quickly. So that's a good sign. Do I think our house is nicer than this one? Yes, I do. This one is also 800— oh wait, not this one. This one is also the same size as ours. Now, I have pictures of the entire property that she's already sent me. It's in good condition. So let me just pull up on Zillow and I'm gonna tell you what's different. I would just show you the picture she sent me, but I— there's no way for me to obstruct the phone number on that. So this has been repainted white, looks a lot better. The kitchen is more or less the same from what I can tell. Also, her husband is just like standing in one of these pics. Wish I could show you guys this. This is a pretty funny pic. All right. Yeah. So kitchen is going to be the same, the exact same. This shit is all still painted blue. Yeah, it's exactly what the kitchen looks like. Same floors, same cabinets, same appliances. All that shit's the same. But still in the same exact condition as well. Taking good care of the place. The bathrooms, however— so here we got the bathroom, we got this fucking tub and shit. I believe that's all still there. Yes, tub and stuff is still there. But what the fuck? I don't understand what the goddamn shit she's saying. I mean, so I got this shower that she was talking a lot of game about. That they've improved. They've basically tiled it. I think this sells for $280K on market. Now here's what I'm looking at on an Ovation. So if we were to list it for and get it sold, which I think we could do in the next 60 days at $280K, then I think we could give her $238,500. The other option is if you want to wholesale it, somebody could come here, list the thing themselves for $280,000, $5,000 to clean it up, everything, all that said and done. If you sell it to somebody at $225K, then they stand to make about $25,000. So I got to buy it at $200K. However, this is best case scenario right here. It's 238.5 and we're not even the buyer. She just texted me again. What did she text me? She just texted me again. What? You have a new SMS? Show me it. Show me. What did she pay $52K for? The remodeling of the bathroom, I guess. All right, what are these new pictures? Oh, the base of the garage. The garage. Okay, so yeah, they got a big garage. I don't know that I'd call this a man cave. There certainly is a nice little John Deere tractor right there. That goes hard. Okay, and then looks like the top of it is just a bunch of fucking storage, Christmas decorations, and not. Okay, now this is if the property is not a mobile home. If it's a mobile home, that changes things. All of a sudden now we're selling it for $250,000, and now we can only get $210,000. JC Wolbert, you're absolutely right, she needs to list it on the market, but she explicitly told me in the beginning of the call she does not want to list it on the market. I think we need to get old Pop's opinion on this one. I'm gonna make the offer and then I'll come. All right, boys, the outlook is bleak. It is a bleak outlook. So it's a mobile home. I mean, it's on a foundation, but it's a mobile home. But here's the problem. So let's take this. Even if we're comparing it to this, what the fuck is going on with my Zillow? Hey, maybe load the rest. Why? What? All right, cool. My computer just broke. Excellent. There we go. Okay, so, um, here's the problem. June of 2022— does anybody know what interest rates were in June of 2022? About half what they are right now. So If I'm gonna be real with myself and we look at what's for sale here and we actually want this thing sold I think we sell this to an investor at $195. All right, we got to be at $172K for it. However, I'm just gonna tell her, you gotta fucking list this. I was like, you gotta list this, that's what you got to do. Let's call her back. It's not gonna be a phone call. Hello? Hello, Susie? Yes? Hey Susie, it's Tyson Smith again. Hi. Hey, so I was able to look at the property with the underwriters, and here is what we found. After taking a look at it, based on where our cash price is, I really feel like the best option for you on this is to list the property with a real estate agent.
Okay, may I ask what they offered?
After we took a look at the property, for us to buy it with our cash offer, where we're buying the property as is. We pay all the fees, we pay all the closing costs. There's no realtor fees. We can have you closed in as soon as 30 days, or we can give you as much time as you want. We can give you 60 days, or we can give you 90 days. We have to be at $172,500.
Yeah, that's not— yeah, okay. Well, I thank you for everything. Yeah, I mean, it was a pleasure talking to you.
Well, you as well. Um, so I mean, I, I already told him, I was like, look, that's, that's not gonna work, you know. They paid $255,000 for it. Um, what I'm looking at right now, I mean, I know that there are some houses that have sold last year. There's one that sold across the street from you, um, and yours is probably better than that one is now. This one, it's 2561 Big River. Uh, that one sold for $280,000. Um, the problem is it sold in July of last year. Now that's a problem because interest rates now are about double what they were in July of last year.
Yeah.
So if I'm taking a look at this, if I'm like, if, if I'm a realtor and I wanted to give you a price that I know this property sells for that'll have you out in the next 60 days, I would be trying to list this at $220,000. That's what I think is the price that this will sell for, for sure, in the next 60 days.
Oh, okay. Okay, well, I will, you know, let my husband know, and I thank you for everything.
Of course. Um, well, look, I want to be a resource for you. Uh, I want to be able to help you. And, um, so if you do come up with something, if you have a question, maybe if you talk with somebody, a realtor, and you're not sure about something, you've got my number. Please give me a call, and I'd love to help any way I can.
Okay, thank you so much, and you have a blessed week.
