Hello, you have reached the voicemail for 910. Hello, you have reached the voice—
son of a bitch. All right, what's up guys? I use smartphone.io, Jay. Hello, Lily. Hey, uh, hey Lily, I, uh, I got your message. Uh, just finished listening to it. Uh, happy birthday.
My other phone came on. I'm so— well, maybe cut this other phone off. Okay, all right, all right, let it off.
All right. Hey, can you hear me all right?
Yes, I can.
I was saying that I, uh, got your message and I wanted to say first off, happy birthday.
Well, thank you.
That's very exciting. Um, what do you guys got planned today?
I pray, sit around, study my Bible, you know.
And how then will you know all power? What is it?
It's on the phone, keep coming on my drop.
I don't know what I did to it. I cut it off.
Yeah.
Found in that location.
So you said that you'd like me to just go ahead and mail you a physical copy of the agreement?
Yes, that would be great because I haven't received anything from Calvin.
Let's see here because I'm seeing that Calvin finished his section so it should have sent to you, should have sent to that email that you gave me, the Janelle Bethea 99 one.
The crowd calling me, Gloria. Uh, can we finish this later?
Calling me in there.
Oh, me? Okay, we have to finish this another time.
Okay, you want me to give you a call later today, or tomorrow would be better?
I don't know where I'll be at late on this afternoon too.
Okay, so, well, let me ask you, do you want to try and see if we do this on the email tomorrow, or should I just— I've got a physical copy of it here I can send to you with a, uh, you send it to my mailbox. Okay, and then I got your mailbox on the voicemail, so I'll go ahead and send it to that address.
Okay, that would be great.
All right, phenomenal. Well, hey Lily, um, I'll, uh, do you, do you get texts at this number?
No, I do not.
Okay, well then, um, I'll go ahead and send it, and I'm going to send it overnight, so you should receive it tomorrow. Will you be able to pick it up tomorrow?
Now, when you said tomorrow, you said something about Me get it signed and notarized?
No, you don't need to get it notarized. All you have to do is sign. So I've got it right here. Um, I've got every single part. It's just you've got to initial the bottom of the pages, and there's a, uh, you just need to sign one. I got the whole thing highlighted. All you're gonna have to do is when you pick it up, you can open it up, uh, go ahead and initial and sign it, and then I'm gonna have the return label on it so you can just put that back on it and send it right back to me.
Alright.
Does that sound good?
Okay, well I'll look for it tomorrow. Yeah, it would be great.
Alright, awesome Lily. Well then, I'll go ahead and get that sent today and then I'll give you a call like tomorrow evening to see if you got it, we're able to send it back. And then if you have any questions, you got my number. Feel free to give me a call, okay?
Alright, thank you. Bye-bye.
Alright, bye-bye Lily. Have a good one. Alright, let's get a happy birthday to Lily. Selling her house on her birthday too. All right, what the fuck? Ah, I had another open tab. That makes sense, that makes sense. Okay, so this is good. I do have the contract right here for her. So just to show you guys real quick, got a nice little folder for her, got 2 copies. So we're gonna send her one, right? And then I've got everything highlighted throughout it. It's like, hey, here's where the fuck you need to sign, right? Easy money. And then I also sent her one, it's just a copy for her. So we'll go ahead, put this in a folder. I'll stop by a UPS store, get a fucking priority mail return sender, whatever the fuck I need to do so it gets to her tomorrow. Um, who else? We need to call this Jacob guy. We need to call this Jacob guy. So he's the one with this property in Colorado. Okay, good deal, Carson. Make sure that you call the buyer's agent and explain to her, hey, this is totally fine. We do these Your call has been forwarded to an automated— I just explained to her that it's completely FHA compliant. There's no 90-day flip rule. They aren't selling the property to me and then me selling it to you. It's nothing like that. I agree though, this guy sounds like a frat boy on the phone. Here's what I'm gonna say to you guys. I am authentically myself on the phone. I don't try and be anybody else or anything like that, and I play it to my advantage. When you start to act like something you're not, People can sense the disingenuity. How do you say that word? Disingenuousness. Disingenuity. I can't. Fuck it. Either way, they can sense that shit. I'm just real, bro. I'm just myself. It's how I am. I call people bro. I call people brother. I say, what's up? I say, dog. I do all of that shit. And guess what? It fucking works because I'm over here printing money. But it's because I'm just myself, dude. I don't pretend to be anybody else. I don't pretend to be something I'm not. Yes, it's a waste of time to leave messages. In my opinion. At least in my industry, my opinion, we don't spend any time leaving voicemails. Oh Tommy, we are wholesaling real estate over here, brother. Alright. Yeah, being yourself is a huge key to sales. People like oftentimes they try and be somebody they're not and it doesn't work. What the fuck? Robert, that call I was just on is about the $11K contract. So I've got to email her a hard copy of it. All right. Yeah, Tommy, I'll give a quick explanation of what wholesaling real estate is. One second. Hey, that guy, are you the IRS? Are you somebody looking to invest in my company, or are you just some random guy on TikTok with the name of that guy? Why the fuck would I need to show you a P&L, bro? You can go look at my account. I post pictures of checks all the time, bro. And look, I don't need to prove to you guys what I'm doing, man. I'm just out here having fun. Where should a beginner start? Beginner should start on my YouTube channel, bro. Daddy's— it is half my daddy's company. You're absolutely right. Me and my dad own it together. I'm very, very grateful that I get the opportunity to work with my father, who's one of my best friends, every single day. Built my life that way, and it's a good life. YouTube, you could just Google, you could just search my name on YouTube and my channel will pop up. It's Tyson Smith. How many lists can I buy with $1,000? You could get a list of 10,000 records, brother. No, I work with him, bro. We own the company 50/50. But listen, bro, hey, listen, if you've got some kind of daddy issues or something, your dad wasn't there for you, I'm sorry, bro. Like, I, I truly genuinely am, bro. But that's no reason to lash out on people on social media, bro. It's not going to make your situation any better. What I recommend you do is to start working on yourself and working through these things, okay? You got this, bro. I believe in you. 10K Records, pretty much a guaranteed deal? Absolutely not, dude. Landon, nothing in life is guaranteed. If I pull 10K Records, yes, I'm gonna get deals from it because I'm skilled and I know and I'm going to do the work. I'm going to go through and call them. But just because you buy 10K, just because you have 10K records doesn't mean you're going to get a deal. Alright, let's try and call Jerry again. Oh, we got Anish back in here too. Another guy butthurt about wholesalers. Yes, Cadence's boyfriend. We're gonna probably— today should be a 2 or 3 contract day just based on my current pipeline. That's not even with these 8 new leads I'm about to call. Yo, John 3, bro, if you ever got haters, that's a sign you're doing something right, man. I remember when I didn't have haters, it was a problem. Needed to get more. Anything you're doing in life, guys, if you ever start to win, people will start hating on you. If you start to get in shape, you start to lose a bunch of weight, you start to get jacked, your old friends are gonna be pissed off. They're gonna be like, oh, he fucking— he never comes out to eat, never comes out to the bars anymore. Guy's a fucking loser. That's what they'll say. You start making money, you start to pull yourself out of whatever situation, people are gonna be— they're gonna hate, dude. And it's because you are making them insecure about themselves. Because you're able to make a change. You came from the same background, you have the same everything, the same resources at your disposal as they do, and they're just not using them correctly. It's just a part of life, boys. Me and my dad started our business a couple months ago. That's phenomenal, bro. What do you guys do? Except wholesaling is the least scalable form of buying real estate. It's the same as hourly wages. So, Anish, You said two things there. The second one, it's the same as hourly wages, that's more or less true. Wholesaling is very transactional. You have to keep getting new deals to continue to make money. But saying it's the least scalable form of real estate is one of the dumbest things I've ever heard. Wholesaling has so many little moving parts and it's so easy to do a high volume of transactions because there's a little amount of moving parts. It's one of the most scalable things there is in real estate. It's infinitely more scalable than something like flipping houses, because if you're gonna flip houses, number one, it's very cash intensive to purchase all these properties. Number two, you have to have different crews who can go through and flip them all, and it's a whole nightmare to fucking manage like 30 flips at one time. Where managing 30 wholesale deals at one time is relatively easy. Saying that wholesaling is the least scalable form of real estate is deadass one of the dumbest things I've ever heard. I'm $6K off every deal where our margins are. Very nice. What's up, Connor? How you doing, bro? Ran— Randy, good to see you, bro. Nobody has the power to get me mad. Nobody on the internet has the power to piss me off or make me angry. I don't even remember the last time I was angry. Actually, psych, I do. It was when I was dealing with this fucking IRS agent. She pissed me off. But besides that, I don't even remember the last time like I got mad because getting mad is a poverty trait. Whenever you get mad, you start to make emotional decisions. I always want to be in the driver's seat. I'm not making emotional decisions. Everything I do is logical. I'm always thinking about the end result in mind. What am I doing? Where is it gonna get me? When you get mad, that goes out the fucking window. You're just acting like an animal. All right, so we can't get a hold of Jerry right now. Let's rip through these new leads. I just got a text from somebody. Mm.
J.
Who?
YB. Don't know what that means.
All right, we got—
this is a—
your call has been forwarded to—
call him again.
Ken, your call has been forwarded to an off—
we had an amazing morning. We got up, we hit a new all-time low weight of 192 pounds. We head off to the gym. I tried out a new gym today. It's like this bodybuilding gym in downtown Phoenix called Track Club. It's a pain in the ass to get to. I don't live in downtown Phoenix and the parking situation was a fucking nightmare, but it's all right. We persevered through that. We had an amazing workout. Like I said, it's a bodybuilding gym. They have a lot of really cool machines that I've never been able to use before. And had an amazing push day, hit my cardio, came back, we got showered, we're ready, we're here at the office, we had our morning meeting, I got these contracts prepared, went through my pipeline, figured out what I'm gonna do today, checked out my calendar, look at what meetings I got, and we're just ready to roll, bro.
Not be able to find you. If you are the business owner, press 1.
Alright, robocalls. Alright, yes OJ, we are closing deals today. Today is a deal closing day, I can feel it. Go back to Alabama, I don't want to. Look, Alabama, very fun place to go to school at, enjoyed my time there, ton of fun. Alabama as a state, probably not my favorite place to be. Um, MC Hammer, my house is in Phoenix, but it's in North Phoenix. Any tips on how to be more mentally clear? I'm not sure, man. I, I'm not sure. I feel like I'm just naturally very clear and everything in like my mind, my emotions, and I just have a very stable mental self. But I don't know how or why I got that. All right. We got this lead, Hector in Mount Vernon, Illinois. Let's see.
Your call has been forwarded.
He said text is better for me. Hey Hector, just tried to give you a call and saw your text. I just need to get some information from you about that property over on 18th Street and we can get you a cash offer. Are you currently living in the property?
Send.
Alright, we'll see what he says in a bit. Oh yeah, Old Town Scottsdale banks. That's where I've lived the past, like since I graduated college, moved back to Arizona, I've been living in Old Town. And I really like that area. But I had to move out into the suburbs, as they say. How do you attract leads, TT? I run ads on Google, I run ads on Facebook, Instagram, YouTube, things of that nature. So it's all digital. Inbound marketing. Taylor, for the last 24 months, we have averaged over $100,000 in assignment fees every month. All right, we have Tony. Laurinburg, North Carolina. What is this? Was college a waste? Absolutely, it wasn't a waste. It was a ton of fun. Did I learn a lot?
No.
Did I have a shitload of fun? Did I meet some amazing people? Did I meet the love of my life?
Yes.
So not a waste of time whatsoever. Not to mention my college was almost fully paid for with a scholarship. So we rent our office. Big goal of mine is definitely to buy office space for our next place. I want to go ahead and buy it so I can trick it out. I'm going to throw a fucking gym in there. We're going to make it gangster. Jamie, I used to live in Scottsdale, but now I live about 15 minutes, what is it?
Rest?
Please leave a message. Randy, I do need to call Jerry today. I tried to give him a ring this morning and he hasn't answered, so we'll call him later. Do you also use bandit signs? No, I don't, but I used to when I first got started. Yeah, Gately, you make an excellent point, man. College is phenomenal for building social skills and just like meeting people, building a network. Like I said, I've met some amazing people in college, people I still am in touch with. You know, some of my best friends. So it was absolutely, it was a great experience. But if you're going to college to like get a degree to get a job, I mean, I'm just not a huge fan of that route. I don't think you need to go to college to learn how to make a good living for yourself. I think that it's become extremely commoditized. And at this point, it's just a huge moneymaker, I think for a lot of people. But, You know, everybody's situation is different. Edgar, bandit signs are definitely effective so long as you know where to place them. Because here's the thing, bro, if somebody's driving on the side of the road and they see a house saying, "We buy homes cash," and they call that, that is a fucking motivated person, you know? So you get some extremely motivated inbound leads from that. It's a great way to start. Like, if you don't have a lot of money to invest in marketing, Bandit signs are a phenomenal way to start. The drawbacks though, it's hard, man. Like going, okay, so with bandit signs, you gotta go put these out every single weekend, 'cause then the sign police will come take them down during the week. So it's something you have to consistently be doing. But if you do, and you're there and you answer the phone when it rings, you'll absolutely get deals from that. Yeah, Jamie, college great for highly technical skills. So stuff like, if you're gonna go get like a STEM degree or something like that, I recommend it, but. Dude, if you like, I studied finance and like, bro, I'm not going to work at Goldman Sachs. Like, come on, man. Fuck that. You know, if you like, you're going to get a business degree. Fuck, you're not going to learn shit about fucking running a business in school, dude. The way you learn about running a business is by running a business. I think Alex Hormozi is somebody who said it and said, he said something like, In your first few years of running a business, you get paid mostly in knowledge rather than income. And I really like that perspective. Does it help that your girlfriend's in real estate? We do not work together right now, but eventually we will. I really hope to. Like, one goal of mine is I want to have a flipping TV show, like on HGTV, where me and my girlfriend flip houses together. So we'll probably start start doing some flips maybe the end of this year, next year. Best book you would recommend? Guys, my favorite book is this. It's very out there, it's not for everybody, but it's called Reality Transurfing. I'm going through my second read of it right now. I'm not actually— I'm not gonna say a lot about it, but it's very out there. It's basically a philosophy for living life, and I really enjoy it. It's made me a better person, made me a happier person for sure. And I'm already— I've always been a happy person, but— How many pages is it? It's a big-ass book. It's 700-something, maybe 800. 760-something. It's called— I'll show it one more time. Reality Transurfing Steps 1-5. And it's by this guy, Vadim Zeland. I don't know if that's how you say his name, but what about accounting? Yeah, yeah, college is definitely great if you want to be an accountant, but I just would fucking never want to do that. That seems like the most boring job in the world. I fucking— I mean, not really, I guess. Actually, once you understand like reading a balance sheet and P&L, I think it could be interesting, like analyzing different companies and whatnot. But a lot of accounting work just seems It's fucking boring to me. When should you get an LLC after your first wholesale deal? I recommend you do 3 deals under your own personal name and then get your LLC. It's absolutely not necessary. More than likely, it's not like you need any kind of corporate veil when you get started in this. So I don't think it's necessary, man. Wholesalers are the bottom feeders of real estate. What do you do, bro? Let me guess. You work in leasing or some shit like that? Or maybe you're like a commercial broker for like Marcus Millichap. You're making like a billion cold calls a day and not getting any success and you're pissed off at people who are. I know I'm right. All right. We have DeAndre, Benton, Illinois. Let's see what's up with her. What'd she say? Oh, she hasn't said anything.
You reached QMG Entertainment LLC. Please leave your name and What was that?
Entertainment LLC? What was that?
You reached QMG Entertainment LLC, please leave a message.
Huh, I wonder what that LLC does. Interesting. Why do you work so much? I just enjoy working, bro. I don't think of it as work. This is just me living my life. I'm just fulfilling my purpose. I would be, I'd be sad if I wasn't doing this. All right, if you're brand new to wholesaling, seller wants to check out your company, what's your move? I just tell them, hey, I'm just starting in this. I'm just getting into the house flipping. It's just me, myself, man. $250K achieved? No, we're only on day 7. I don't know how much we're at. I'll have a better number, I'll have a better idea of how much our deals are projected to make by the end of the weekend. But I don't know what we're at, but we've definitely— we're making fucking progress. Like, I think I'm going to blow past $250K. Yeah, Meredith has TikTok. She does. I use smartphone.io to make calls on my PC, but you can really use any VoIP.
Hello?
Hello, Hamza?
Yes.
Hey Hamza, this is Tyson. It looks like you filled out some information on my website about possibly selling a property over here in Irving, Texas. No, I did not.
Your third or fourth person is calling me with the same thing.
Oh, crazy. Yeah, I saw somebody filled out some information on Facebook and—
The fuck?
Alright, we'll go ahead and call him back in 90 days. We'll see if he's changed his mind. Alright. You getting a Lambo if I hit it? No, not if I hit the $250K, but if I get like half a mil, then I might just have to splurge. Alright, what's the first step of getting into wholesaling real estate? First step is to go to my YouTube channel and subscribe. The rest will come to you. You'll see. You're supposed to hide from the buyer that you're wholesaling? I don't. I'm very open about it. I let them know. Do you invest your money? Yes, I invest my money back into my company via marketing, personnel, things of that nature, my education. Is there another company or side hustle that you're doing? I mean, my, my, by far and away, my main source of income is just this business, but I also teach people how to wholesale real estate and that makes me a good bit of money as well. Do you think any of these leads have some random person filling out their information? I mean, it's possible, but— You ever going to get into Section 8 housing? Guys, I know you guys just see Tom Cruise talking on TikTok and you're like, oh, Section 8's the shit. No, I don't think I'll ever get into Section 8 housing. There's absolutely money to be made there. Tom Cruise is proof of that. But I don't think it's all as glamorous and easy as he makes it seem. Do you make bread? Um, I don't make like any money specifically from TikTok, like their creator fund or whatever. I don't know, I probably make like $100 a month or something from that shit. But I make money because people see me on TikTok talking about wholesaling real estate, then they want to learn how to wholesale real estate from me, and then they pay me for that. So I do make a good bit of money from that. Do you social media market at all for leads? Yes, Brunette, we do. We run ads on—
fake—
I'm sorry, guys, my contact is like fucked right now. It's all dry and shit. We do run ads on Instagram and Facebook looking for leads. How much is the Discord again? I don't have a Discord. Discord. You said you don't need to go to school for business, but you want people to pay you to teach them. Big Ben, I don't want people to pay me to teach them, but if people are willing to pay me to teach them, I absolutely will. I am not college, and I don't cost as much as college does either. In fact, I cost a fraction of what they cost, and you'll probably make a fuck ton of more money from spending fucking a month with me than you will your 4 years at school. No, I did not have any real estate side hustles in college. I did have an internship at this place and I just completely gassed it. It was like a work from home kind of thing and I just like didn't ever do any of the work. So yeah, I was kind of a shithead back in those days. Yeah, Alandian, you can absolutely learn everything you need to for free on YouTube, but some people would like a little more one-on-one guidance so they prefer to pay me. Can I work for you remotely? No, Mo, I don't hire any remote employees. Everybody who works for me works here in our office. Do you still buy leads? Not necessarily. Yeah, let's go Tanner. Tanner just signed up for Wholesaling 101. Tanner, have you gone through any of the video modules? And yeah, you said that you were going to be on the call tonight. Alright, we got James in Crosslanes, West Virginia. Ben, I already told you, I don't hope people buy my program. See, what I'm doing right now is I'm making money in two different ways while you're sitting here watching me. Not only am I buying houses and making money doing that, but other people, not sorry-ass downers like you, see what I'm doing and then they pay me. Like, I'm not gonna say no. Somebody wants to pay you to learn how to do your shit, you would take money. But more than likely, you don't have any skills that people are willing to pay you for. So I'm sorry about that. But the good news is you have access to the internet and you can learn so many different skills that people will happily pay you money for. So I believe in you, buddy. Alright, so with buyer and seller signatures, you can legally sell these houses. Yes, USD, you can legally flip houses you don't even own. I haven't seen you make a deal on live. Well, Big Ben, you haven't been watching long enough. I've locked up 4 of them in the last 7 days and I'll probably get 3 contracts today. No, you do not need a real estate license to flip houses the way I am. Big Ben, if you don't believe me, all of it is recorded on YouTube. You can go watch it right now.
More than welcome to.
Tanner, I mean, it's not necessary, but it'll help if you watch it all before the call. Jordan, right now I'm shooting to make at least 140 dials a day. Damn, dude, none of these new leads are answering. This is craziness. They were all generated like last night at fucking like midnight though. All right, we have Britton, Grandfield, Oklahoma. Let's go. Purple OC, I don't really agree with this narrative that you need to have 7 streams of income or anything like that. Like that. Get one stream of income and turn that shit into a fucking river rather than a stream. And then you can start— [FOREIGN LANGUAGE] Then you can start to get all these other little tributaries that'll spawn off and make you money. Why not leave a voicemail? So the reason, guys, that I don't leave voicemails is because typically it's gonna take you, let's say, about 60 seconds to allow the phone to ring all the way through and then leave your voicemail. To say whatever the fuck you're saying, right? 60, we'll say a minute, right? In total. I told you earlier I'm making 140 dials a day. So out of those 140 dials, probably only 10% are gonna answer. So we'll talk to 14 people. So the other 126 people who don't answer, I'm gonna have to spend 1 minute on. That's 2 hours a day leaving voicemails. If I work 6 days a week, that's 12 hours a week. That means I'm spending 2 full days a month leaving voicemails. I would rather spend those 2 full working hours, those 2 full working days a month on just calling more people. And then yes, also as people said, I am live when I'm doing this and if it reads off their voicemail, it'll say their number and I don't wanna leak, I don't wanna dox anybody's information. Guys, I don't track how many hours a day I work, cold call, anything like that. Yes, Jamie, excellent point, excellent point. That's exactly right.
Alright.
B&B Renovations.
Hi, is this Britton?
Yes, it is.
Hey Britton, my name is Tyson. It looks like you filled out some information on our website about possibly selling a property over on 4th Street.
Correct.
Did I catch you at a bad time?
Uh, no, I'm just, uh, at work right now.
Okay, well, yeah, I just need about 5-10 minutes to ask you some questions about the property, and after that, uh, if the property, uh, fits our company's buying criteria, then we'll go ahead and have a cash offer for you. Does that sound good?
Sure.
Right on, man. Well, hey, listen, while I get this property pulled up, can you kind of catch me up to speed here? What's going on with the place? Are you currently living here?
No, it was just an investment property that we bought to kind of fix up and flip, but we don't, we don't have the time to kind of do that. So we were looking to try to alleviate some of the things that we've got going on right now.
All right, that makes sense. So when you bought it planning to fix it up, do you kind of have an idea of what renovations that the house was going to need?
Uh, it needs about $15,000.
Okay.
And from my calculations, so what would that be? It's got a newer metal roof on it right now. It's a 2-bedroom, 2-bath, uh, 2 full baths, um, kitchen, living room, you know, um, you know, laundry room, things like that. But I mean, it needs a little bit of something in every room, but It, you know, just needs to be gone through as a whole pretty much.
Is it mostly just like interior cosmetic things like flooring, paint, maybe like—
Yeah, flooring, some electrical, you know, it needs AC and furnace and stuff like that. I was going to put new windows in it, things like that.
How about the kitchens and bathroom or the kitchen and bathrooms?
I was gonna redo all of those. They all need to be redone.
All right, so we're looking at a full interior remodel. Um, what need— and then let's see, new AC, furnace. You said newer metal roof, right?
Yeah, it's gonna—
the roof was put on, uh, the guy that I bought it from, uh, put a roof on about 10 years ago, a metal roof, and it doesn't leak.
Yeah.
And it's not in— it's not in bad shape. I mean, it could use painted, but other than that Okay. I'm seeing that I run a— me and my wife own a renovation company. And that's kind of one of the things we want to do on the side. But we are so busy. We don't— we've had the house for about 6 months. We haven't even been able to touch it.
Gotcha.
Yeah, we're that busy. And we just— we would like to see it, you know, it's in a very, you know, desirable— I mean, the town of LaBargan in Grantsville, there's people that want houses in this town might know tomorrow. They want to either rent or buy, and it's one of those things where people keep asking me, hey, have you had a chance to get that house done yet? Have you yet done? And I'm just like, no, I haven't had a chance to get over there. I go over there once every couple weeks and mow the property and everything, and it's just—
it's—
I just don't have the time to do it.
Okay, so, um, with that being said, uh, in a perfect world here, how soon would you want to have this place sold? Tomorrow. All right, as soon as possible.
Yep.
Okay.
I mean, taxes are up to date, you know, the, the deeds in our name and everything. The house is paid for. We own the house. There's no loan on it or anything, you know. We use cash for it, so I mean, there's, there's no issues with that.
Okay, good deal. Um, Based on what you told me about what the property needs, do you have an idea of how much you're looking to get for it?
I don't. That's why I was kind of filling out some of that information. I mean, I've never done anything like this before, and I figured before I try to kind of put it on the market and, you know, meet 55 different people over there and have the same conversation 55 different times, I'd try to see, you know, what an investor might want to do with it, you know. Get, because I know that they're, you know, my brother-in-law deals with investors, you know, quite often, and they're kind of straight to the point. And that's kind of what I was wanting to do was, you know, meet with somebody that kind of deals with this kind of all the time and kind of knows what I'm trying to say and what I'm trying to deal with.
Okay, yeah, I hear you. Um, well, that's absolutely something we can take care of. Uh, I'm kind of looking around right now trying to see what, you know, maybe this house will sell sell for after redone, and I'm just not seeing too much information. Um, I'm looking at another 2-bedroom, uh, it's 1,000 square feet, only has 1 bathroom. It sold for $40,000, and it looks like it's in pretty good shape. Um, and then we got another 2-bedroom, 1,000 square feet, uh, that sold for $18,500. Is that kind of like the price point you'd be looking for?
I mean, as far as the market in Grantfield goes, I'm not sure what the market actually is right now. I do know that the realtor that I talked with kind of, you know, talked about how the market's growing out there in Grantfield. We originally wanted to make it a 3-bedroom because it does have a bigger kind of living area, but it was just— those were just kind of like pipe dreams, you know. Yeah, in the end, if we wanted to, but, uh, she was talking about, uh, somewhere along the lines, if we kept the layout the way it was and just kind of redid what was there, you know, somewhere around $75,000 to $80,000 is kind of where that house should go for.
Yeah, I think I agree with you on that. I think if there is the potential to add on a bedroom, you could probably get up maybe closer to like $110,000. But I am seeing— I mean, there's like a property, there's a 3-bedroom, 3-bath, just under 2,000 square feet, definitely needs some love on the inside, but it's listed at $115,000. It's been on the market for 101 days. So that's something that, you know, we definitely have to— we definitely plan to price aggressively so that, you know, our inventory doesn't sit on the market. I'm sure you understand as a contractor.
Oh, okay, absolutely.
But, um, based on that, I like your number. I like— I think shooting for 80 is probably a good bet. Um, now you said that you're a contractor and you think that you could go ahead and and refresh the interior as well as fix the electrical work and put in a new AC, furnace, and windows for 15 Gs?
Yeah.
Okay, that's definitely a lot cheaper.
I mean, of course, like I said, with me owning the house and me not, you know, not charging any labor, you know, for me doing it myself, that was our plan, was to just buy the material and, you know, spend our free time over there getting it done and then listing the house for 75 or 80 to sell.
Gotcha. Um, you know, all right, well, from my numbers, it's looking like, uh, for, for if we expect the house to sell and we try and be, you know, we're looking a little bit towards the sunshine here and away from the rain, but if it could sell for $80,000, um, I'd expect we got to put at least $25,000 into it with, you know, like I said, we're not doing ourselves, we got to hire a licensed and bonding contractors. And, uh, after that's all said and done, I think that we'd really need to be buying this house for 5 or 6 grand.
Not unreasonable.
Well, it sounds like, uh, you said you and your wife own the house, correct? Well, if you want to go ahead and talk to her about that, what I will tell you is we buy houses, it's entirely cash. We pay all the closing costs. So that number you said that you own the house free and clear, the taxes are paid, so that's what you'll walk away with. No other fees that come out of that or anything. And there's no realtor fees.
You guys buy a lot of houses here in Oklahoma?
Uh, yeah, Oklahoma is a newer market for us, um, so it's just kind of picked up the last month or so. But, uh, we, we buy houses in pretty much all 50 states now at this point, um, but Oklahoma is one that we're, we're moving into. And I think that from, from what I see in the company, I think it's going to be something that we start to buy a lot more aggressively in over the next couple of months.
Yeah. Okay.
Well, man, that's definitely something that I can holler at her about.
All right.
Yeah. Um, I think, uh, go ahead and talk to her and, uh, if you have any questions, this is my number, so please feel free to give me a call or a text. Uh, do you know when you'd be able to speak with her?
Um, I can probably get with her over the next couple days.
Okay. Alright, well then if I haven't heard from you in a couple days, I'll give you a ring. But yeah, please let me know if it's something you're thinking about, great. Or if you're like, hey, no, we thought about it, really we'd rather do it, fix it up, sell it ourselves, totally get that. But if you just please let me know, I'd appreciate it.
Yeah, I can do that.
Alright, awesome. Well hey, Britton, I do appreciate you spending the time to tell me about the house. Thank you for that. Hope we're able to do some business together, but if not, again, I do appreciate your time and just keep me in the loop.
Will do.
Alright, thank you, sir. Have a good one.
Okay.
Well, that went about as good as it could be. Still a little rocky, not the best deal in the world. I planned to sell it for $24, but I don't know. I think it's more likely we end up offloading it for $15K or $20K, and that'll just piss me off. How strict are you on keeping your fee at $20K? Very strict, Robert. I will not— like, I won't offer something if my numbers come in that I'm making like $15K. All right. I'm not on the tube, but this place must be in a crap hole. It's just in a smaller market in— where is it? This fucking Oklahoma. Grandfield. So it's, it's definitely pretty rural. You might be able to get some flippers coming from OKC. I think this— oh no, this is Wichita Falls. From Wichita Falls. How close is OKC? Over here.
Okay.
So yeah, I mean, the best, the best bet is gonna be finding some buyer in Wichita Falls, some flipper out there, or maybe be somebody in this lot in Oklahoma, I guess. But it's something that I think it could be a possibility. So we'll go ahead and see. We'll, uh, we'll call that guy back in a little bit. All right, you willing to let a deal go because it isn't near your $20,000? Yes, Bronson, I absolutely am. Um, so as far as the challenge goes, guys, I've locked up 4 deals. We have one in California. We should make at at least like $30,000 on it. We have one in Illinois that might be like a $70,000 to $80,000 deal. So that, we'll just say $70,000. That puts us at $100,000. Got a deal in North Carolina that should be $20,000. So we're at $120,000. And then we got a deal in Indiana that if we can deal with the lien holders, it could be like a $45,000 pop. So we're well on our way. Close to the $250K mark. In fact, we're dashing through it. At this rate, we'll get much closer to half a million, and that's the goal. Guys, the whole reason I'm doing this challenge is because I want to create a little bit of folklore within my company of like, hey, here's what's possible. If you go through, you do the reps, you make the dials every single day, you read off the script, which by the way, guys, I'm not fucking just coming up, I'm not having this conversation on top of my head. If you haven't realized, I've got a fucking script opened up right here that I'm just reading off of because I make sure that I get all these questions asked that I need to. There's nothing special. It's not like I'm some amazing salesman. I'm not going to try and tell you guys that I am. I'm pretty good, you know. I, I know how to do some things here and there, but for the most part, it's just I'm following a process, you know. And I've built this process over the last almost 3 years of wholesaling real estate. I have rewritten, written again, learned a bunch of things, and now we just have a dialed-in process where we make sure we hit We cover all of our bases. And if you follow this process and you have the right leads, you're absolutely gonna have success. And that's all it is. Can you send your script? Guys, if you wanna download the exact script I use, I give that away for free. You guys can go right now to www.freewholesalingresources.com and download my script. My purchase contract and my assignment contract absolutely for free. You're welcome, guys. All right, I'm gonna go pee real quick, then we will make some more calls, we'll make some more offers. It's gonna be a good day, boys. Alright boys, we got a fresh LD. We got a fresh LD. We're gonna be properly hydrated the rest of these acquisition moves we're making. Alright guys, what's the website again? www.freewholesalingresources.com. Link is also in my bio. What's up, Isaac? How you doing? Call up Ken? Nah. All right, we'll go ahead and put this guy negotiating. I need to put myself, attach it to the lead. All right, explained to him that we would need to be around $5-6K for the property. He said he thought that was fair and he would speak to his wife about it and get back to me in the next couple of days. One thing I want to note, guys, is notice how I didn't push him to like make a decision or anything like that. The reason why I did that purely is because number one, this market's not competitive. More than likely this guy isn't fucking talking to any other people. Um, if it was, then I would be like, nah, listen, this This is kind of something that decision needs to be made on today. We can't hold our offers for more than a day. So if you guys want to talk about it, give me a call later tonight, that's great. But if the answer is no, then that's totally cool too. But because it's not in a competitive market, I'm fine with letting him take his time, whatever. Dude, Dylan, maybe, bro. One of these days, man, I'm going to do the million dollars in a month challenge. That's what's going to happen. What's up, Aaron? How you doing? Thank you for being here. What's up, Connor? All right. So, been working in call centers since 20, I'm 39, made $120K last year, should I continue? If you want to, man, that's a decision you gotta make yourself. All right. When you sell to investors, have you run into issues with them offering lower than expected so your fee ends up being a little less? Yeah, Robert, that happens. But we just make sure that on our underwriting, we make sure that we plan, you know, to be at the, the $20K mark. Now it does come in under, and that's why we're bringing our average up. Right now it's at like $16-something, but we're working to bring that up. And so that's why I'm underwriting deals a little bit more strict.
All right.
Okay, negotiating. Let's set a follow-up. And we'll actually do one day. I'll call him. He didn't need that much time.
He'll know.
All right. Love it. Okay, I need to call— what the fuck is this chick's name? I believe it's Kathy. Yeah, right here. Here we are. Stephanie, you can see a Zillow screen because you can see the properties that I'm looking at, and also you can see my calculator.
I'm sorry, but the person you called has—
What the fuck?
All right.
MC Hammer, eventually, yeah, we can do some of that. We'll flip the script and instead we'll go ahead and sell the deals. All right, no answer from Kathy. That's kind of a bummer. Really like— Hey, thank you for calling, this is Tyson.
I received a message regarding our property.
Oh, gotcha. Yeah, this is We Buy Homes Cash. Did you have a property you were looking to sell?
Yes.
All right, let's see.
It's a commercial property.
I'm sorry, what's that?
It is a commercial property.
It's a common share property.
Oh no.
Commercial.
Oh, commercial.
Commercial.
Yes, yes. Okay. Is this— is it this property we have on, um, in Needles, California?
Yes, it is.
All right, let me get it pulled up real quick.
I want to know if you're the buyer yourself first. Because a lot of people are calling who are wholesalers.
Gotcha. Yeah. So we do buy properties, but we also do wholesale. It completely depends on the property.
You check this property. If you are the buyer, I want to talk. Otherwise, wholesaling, I don't know, because that takes forever. I've already dealt with too many wholesalers. I'm not interested in wholesaling. But if you are the buyer, I would like to continue me of this conversation, please.
Okay, yeah, well, we can absolutely take a look and see if it's something that our company would be interested in buying. Um, let's see, I'm seeing the address is 1707 Needles Highway.
Yes.
All right, and you said it's a commercial property. What is it currently being used for?
It's a 30-door hotel.
30-door hotel.
All right.
Yeah, let's see here. River Valley Inn.
Yes.
Okay. All right, I'm taking a look now. Is it, is it all on one story?
Yes.
Okay.
But do you have a licensed contractor on your team?
We don't have one that we specifically have on payroll, but we have licensed and bonded contractors we work with.
Okay, you will need one for this project, and we are also working with a licensed contractor. He's going to be there today, actually. Actually, it's a coincidence, but he's going to be there today to give us some estimates.
So, okay.
What are you guys—
I can show that to you. Yeah, I can show that to you.
That'd be great. I'm looking at this property on LoopNet right now, and I can kind of get a good idea. So you said it's 30 units. Looks like all of the units are more or less the same size. What repairs are going to be needed to be done to the property?
There is a list given by the city of Naples. I can forward that to you.
Okay. Is the property currently livable?
Currently it is closed and all the units are vacant. So it is the right time for a buyer to—
Yeah, absolutely.
Because a lot of Airbnb companies are contacting us. You could convert it into apartment. So whatever you want to do, the buyer has the flexibility because it's completely vacant.
Okay.
Which is why a lot of buyers are showing interest.
Yeah, definitely. Um, how much are you guys looking to get for the property?
1.4 million. 1.4 million.
Gotcha, 1.4 million. Okay. All right. Yeah, if you could, uh, I would need to start to see that list of needed repairs. So if you could forward me that email, I'll be able to start taking a look at it, um, with our underwriters, and then we'd be able to see it again if this is a property that our company ourselves would be interested in. Like it actually buying, or if it's something, right, like if you're, if you're not okay with wholesaling, then that's totally cool. Then I'll just let you know, hey, yeah, this isn't something we'd be interested in.
Exactly. That second part is very important because a lot of wholesalers, what they're doing is they keep telling me that they are the buyers themselves, but they're trying and trying and sending it to some groups of investors or something. So, and also one very important point is I do not have the historical financials. If I had, I would have sold it in July of 2022 last year.
Okay. We don't have the historical— wait, you don't have any of the— of like—
No, I don't have the financials. I do not have the finance. Like we did not do the P&L. We didn't have a proper management. You know, we didn't have a good manager there. And then later, because of the COVID moratorium, the city came and shut us down anyway. Everybody was evacuated. And, you know, even when it was doing business, it's a very tiny town. People deal a lot in cash, and that's the reason I wish everything was more on the credit card machine, but they don't use card at all there. Like, even if they have a debit card, they'll go go to the bank, withdraw cash, and come give you cash. That's like they live in the 18th century almost.
Yeah.
Um, and so then the bank was very far away and the manager didn't have a car. We just continued with my seller's manager only because my sister went into a coma at that time with this Omicron variant. It was a lot of stress with COVID Um, and then So we allowed the manager to continue and he was not doing the right thing. Like, we were investing part of the cash back into the business, part of it he would take it to pay bills because everything is walkable there. You just walk to the city office and pay the bills. And he was doing those things, but he wasn't, you know, maintaining. It's very easy, I used to say, on the left side of the page, write down what you collected. Right side, you write down what you went and paid. And he wouldn't do that also. And we— by the time we could have hired a good manager or anything like that, the city had to evacuate people because of the COVID moratorium.
Gotcha.
But it is what it is. This is the thing. I mean, there are a lot of people who want to see financials, which is why we are not on LoopNet now. This ad must be from before, must be an old ad. Um, so the latest, um, thing is right now we cannot be, not that we cannot be, nothing stops us from being on LoopNet, but usually they, everybody wants to see the financials.
So, well, I mean, I do just, you know, have to be forthright with you. That is absolutely something they're going to want to see. And if unable to furnish that, that it will affect our company's offer. That's just right.
What we can do is— what I can do is I can tell you how much we, uh, generated. And I do have PDFs. I do have— I did create P&L over this last year when I was trying to sell and, uh, and do lending, because even for a lender we have to show how much it was making. So I do have a P&L that was prepared, but I can't substantiate it with bank statements.
Yeah, I see.
Okay.
I can, I can show the P&L that we created later on. Like it was not done as the business was going. We didn't do it, but we did it later on. I can forward that to you.
Well, I mean, I'd appreciate it, but it's just if we— there's nothing to substantiate it, then our underwriters—
Yeah, yeah.
Okay, fine. Okay. No problem.
No problem.
Yeah, but I mean, with that being said, it's still, it's still definitely something we can look at, make an offer. I don't know where, where it's going to be at or anything without talking to the underwriters and seeing the repairs first.
Although the repairs, of course, I will forward all that list.
Okay.
I am, I'm not going to give you a rosy picture and show you a complete list of repairs. Actually a list of many small points rather than anything major.
Okay.
Excellent.
Yeah. Do you want me to give you my email?
Yes, please text it to me.
All right, text it to this number. All right, I just sent it to you.
Thank you. Thank you.
We'll talk to you later. I'll forward a lot of information and then I'll talk to you later.
All right, sounds good. Well, I'll take a look at that and then if I've got questions I'll give you a call back. And then real quick, I have here your name is Rajeev?
Yeah.
Okay, and am I saying that right?
Yes, correct.
Okay, all right. Well, hey, I do appreciate you taking the time, Rajeev, to walk me through the information about this property. We'll go ahead and take a look at that information you're gonna send to me, and then I'll either give you a call back and ask some questions, or I'll give you a call back and I'll let you know where our company would be as as a cash offer.
And normally, what is your timeline when you do this type of project?
So this is gonna be, I mean, it could take a little bit more, but I'd still probably be able to give you a call like this afternoon.
Okay, great. And I'm saying that like normally for the purchase itself, how many days do you take?
Oh, gotcha, the close of escrow. So for something like this, We'd probably be looking at like 60 to 90 days. It could be shorter if that's something you're looking for, but again, it's just gonna have to come down to what my underwriters say based on the repairs and everything.
Sure, okay.
Thank you very much.
All right, thank you, Raji. We'll be in touch soon.
Talk to you soon.
Bye-bye. So we got a couple hurdles we got to get over. Number 1, you got to figure out what the fuck this thing's worth. Number 2, I didn't say it's not worth $1.4 million. Number 3, we got to get her cool with selling to a wholesaler. But here's where all these other people go wrong. You see, notice something she said. She said all these other wholesalers, they're acting like they're the buyer. I told her straight up, I said, yeah, we wholesale houses, what's up? See here, it's my— is the connection good? It was showing red, but yeah. All right, I've got some information, a long list of shit. Okay. Okay. Dude, this is what fucking sucks about those dumbass fucking moratoriums and shit during COVID Absolutely fucked this poor lady. Absolutely fucked this poor lady. That's what happens when you got the fucking government trying to do things to restrict your fucking rights in the guise of safety. Michael, yes, primarily doing novations. All right. Opinions on using amphetamines before doing cold calls? I dabbled in a little bit of Adderall, a little bit of Vyvanse when I was in college. Mostly did it for fun so I could drink longer. But first time I ever took Adderall, I had to write a 30-page fucking report for some class. And I had the most goddamn fun writing that report. And then I used it sparingly throughout my college career. You know, if I ever needed to pull like some 8-hour stint in the library, I'd pop a little Addie and we'd get after it. And then I looked at myself and I thought, man, this is fucking badass. Like, what if I could just take Adderall every single day? I'd be the most productive man on earth. That's what I thought. I was like, hmm. But then I thought a little bit more about it and I was like, well, This is an amphetamine. It's chemically damn near the same as meth. I've seen most of Breaking Bad, and that doesn't seem like a very good thing. And I realized, why do I want to rely on some kind of pharmaceutical rather than just learn how to focus myself? And I'm really glad I decided I'm just going to learn how to focus myself. So I haven't taken Adderall or anything like that since college and I never will because look, all things in life are balanced. If you want to take the cheap road, the easy road, it's going to come back to bite you in the ass. Now I think that if I fucking spent a week, took Adderall every single day and made cold calls, I'd make a fuck ton of money. But there's yin and yang and that yang will come for my ass. So yeah, man, I am not a huge fan of amphetamines. No, Matt, I didn't finish Breaking Bad. Hated fucking Walt Jr. too much, and Skyler. I hated Walt Jr. and Skyler so much that I couldn't finish watching the show. They annoyed me. Hello, this is Tyson.
Hey, Roger saying here, how are you?
Good, how are you, Roger? Good.
Have we communicate in the past?
Um, I don't know that we have. I know you spoke with somebody at our company. I'm pulling up your file right now. Did you have a property you were looking to sell?
Yeah.
Let's see here. Is it this place in Huntington, Massachusetts?
Yeah.
Okay. Yeah, I'm pulling this up right now.
It's a really unique location, you probably know that by now.
Yeah, that's what I'm seeing. It's right next to that river.
Yeah, right in front of the river, within about 150 yards or something like that.
Okay.
Um, and, um, you could load, uh, whatever, uh, fun out there, including right in the backyard. Yard, you could walk this trail, go all the way. It's a trail, like hiking trail.
Okay.
Right behind the property.
Very nice.
Um, yeah, and a lot of hunting activity could be used there. Fishing, hunting, biking. I've seen people riding mountain bikes.
Okay.
Up in that area as well.
Um, how far of a drive is it to, uh, Springfield?
Springfield? About, um, 30 minutes.
Okay, it's relatively close by.
30 minutes, it's probably— it's less than that. Uh, you could Google it if you want to. Okay, because, um, Springfield, it's only, um, there's a Hustle. I think Hustle's in Lincoln Park. Because those where the Home Depot is. I know it's like a 15 minutes to Home Depot. The reason I know it because I've been there driving my, uh, I bought all kind of material. Um, there's one set of a bathroom including everything in the bathroom. It's there on Like, it's just a matter of, uh, I want an additional bathroom because it's like a 4-bedroom there. Okay, so, um, I see this property needs 1 bath, um, plus the additional bathroom that have materials, and all the window, um, are, um, let me see, there's a 4 new windows installed, uh, a year ago. And then there's additional windows on site that yet to, to be replaced.
Okay. So it looks like this property is currently listed on the market.
Yeah. 240. Okay.
Firm.
Gotcha. So, um, I'm just kind of taking a look around now. I'm not the underwriter.
Yeah, yeah, please do some research if you want to.
Well, just what I can see, what I can see right now, it kind of looks like some of these other houses that are selling for in that range look like they're completely like redone, remodeled properties.
Yeah, yeah.
Uh, one with a, I think, 3 bedrooms, uh, Recently, 350 or something like that.
Well, yeah, so I see one right now, it's a very similar style of property and it's under contract at $299,000. But, um, yeah, based on these pictures I'm seeing of the other property, it would take quite a bit of work to get it to be worth that.
Um, it's great, um, If you're looking at the other property, you may not have the exact location where you could blow your boat there or something like that.
No kayak, right? No. And I see that, and I think that absolutely adds to the value.
You know what I'm saying? Yeah, you gotta balance it out as an investor. But, and if you put an Airbnb in there, and with that, it's not like a— within the same time, if it's not the right location, you cannot put Airbnb, you know what I'm saying? Yeah, yeah, it's a plus for that location.
Yeah, I agree.
Roof was done a couple years ago, brand new roof.
Okay.
And, um, yeah, there's a laminated floor on the first floor, um, but they— when they installed the floor They make the damage on the kitchen cabinet.
Okay.
So yeah, so probably need to renew a kitchen.
Well, what— from what I'm looking at, look, I absolutely agree with you. I think this would make a great Airbnb. It's absolutely something our company would be interested in. But just based on the amount of money that we would have to spend to fix the property up, we'd have to be way less than what you're asking.
What's your—
what's your—
want to—
so on— what are you thinking on an 1,800 square foot house in order for us to get it to look like these other ones? And this is, from what I can see, looks like redoing all the paint, redoing the flooring, freshening up everything in the kitchens, making sure we got, you know, granite countertops, cabinets, everything in the bathrooms, new vanities, tiling the shower, things that we got to do to make a successful Airbnb, it's going to cost us about $70,000. And based on that, we would need to be buying this property for about $103,000.
$103,000? Yeah, absolutely not interested. So, but thank you, appreciate it, Tom.
Yeah, absolutely.
If you ever thinking about, um, Airbnb in the area, That will be the definite ideal because they have city water, city sewage, all that. Okay?
Okay.
If you could think it over, I mean, I'm not rushing you to buy or anything like that. Feel free to reach me. You got my number.
All right.
All right. Sounds good. Thank you, Roger. Yeah, sorry, bro. Your house ain't worth $250,000. If it was, it would have sold. It's been on the market for fucking 50 days. All right, all right. Yeah, sorry guys, had to hop off live for a second. I heard you guys say that it was frozen. I wasn't sure what the fuck's going on. All right, either way, we count that as an offer. We're already at 2 offers on the day. That's amazing. All right, Muslim, we're not sure on how much we've netted so far. So with wholesaling, it's not like we just know immediately. Like, we got to wait for for pictures to come back, get access set up, all these different things. From my estimations, we're probably close to like $150 grand, and we are only one week into the challenge. So it's going very well, very well to say the least. Ben, this quarter zip is from Allo. What's up, Austin? I appreciate you, bro. I hope you are as well. How often do you do the buzz during monk mode? I gotta go redo it fucking like tomorrow. My shit is—
Your call has been forwarded to an automatic voice message.
My shit is so long and scraggly looking right now. I look like a bum. Prime Beats, what is holding cost for? Please explain. So holding cost right here is the hard money loan that the buyer is going to have to pay. Most often than not, when you're wholesaling a property, you're going to sell the property to a fix and flipper. Fix and flippers buy properties not using their own money. No, they use hard money loans. Hard money loans are basically asset-based loans. They come at a very high interest rate and they're short-term. So we are calculating on the dispo price— or I'm sorry, on the subtotal here how much somebody is gonna have to pay in hard money loan payments. Now typically hard money loans are on a 12% interest and you have to pay the interest monthly. We know that when they go to flip the house, they're not just gonna have it flipped in a month. It's gonna take them about 3 or 4 months and they're gonna need another month. They're still holding the property while the property's for sale on the market. So we just build in those interest payments into our underwriting. 'Cause when we get a property locked up, we wanna be able to present the information to our fix Fix and Flippers in an immaculate way where we can show them, hey look, here are the comps, here's what the property should sell for, here are going to be your costs, here's how much you're going to spend, you stand to make this amount of money. So on this property, hey look, you should be able to sell for $300,000. I've got all the comps I can show them, they would have property, similar properties that sold for $300,000. Look, when you sell it, you're gonna pay 8% in commissions, you're going to pay the closing costs when you buy it from me, you're going to spend $72,000 to repair it, you're going to make $75,000. Because you're gonna pay $2,500 in closing costs. If you buy it from me at $122,000, you're gonna— you stand to make $72,000 here. Just came across your channel. Would you recommend getting a realtor license to understand and get in the real estate game? No, I wouldn't. If you want to, go for it. If you want to be a realtor, go for it. I don't have my real estate license. Don't think it's necessary. All right. Do you get cussed out on calls often? Not anymore. I did in the beginning, and it's because I think I lacked a a little bit of tact, a little bit of finesse. But it still happens occasionally. We rile some people up, you know. But no, not often. What's up, Connor? Blake, I've been doing this for over 2 and a half years. I do inbound, digital inbound marketing. So I run ads on Google, Facebook, Instagram, YouTube, things of that nature. Congratulations, Your Mom 78, that's amazing, dude. Damn, you set the fix and flip— Hello, Tony?
Hello?
Hey Tony, this is Tyson. It looks like you filled out some information on my website about possibly selling a property in North North Carolina.
Yes, how are you?
I'm doing well, how about yourself?
I'm blessed, thank you for asking.
Oh good, I'd love to hear that. Um, so it looks like the, the full address didn't come over. I just have Turnpike Road, Laurinburg, North Carolina.
10571.
10571 Turnpike.
I think it— I don't have it in front of me. I'm sorry. No problem. I think it's 352, but I'm not 100% sure.
All right, looks like I got it pulled up here. Is it a single-family home, 3 bedrooms?
That is correct.
All right, phenomenal. Let me go ahead and update our records real quick with the correct address.
I'm sorry, I didn't hear you.
I'm sorry.
What's that?
I didn't hear what you just said.
Oh, I said just give me a moment here, I'm just updating our records. We have the correct address on file.
Oh, no problem.
Okay, um, so Tony, let me go ahead and get this property pulled up. While I do, can you kind of catch me up to speed here? Uh, what's going on with this property? What's got you thinking about selling it?
Um, well, it was going to be a fixer-upper for me. I just don't have the time prior to pre-COVID. It was more common then. I had my 3 deaths and my family, which is my dad and my grandma, and I just don't have the time to deal with that. I got other things going on.
Gotcha. I'm really sorry to hear about that.
That's— that's— oh, thank you.
It's really sad. I'm sorry. Um, okay, so we, uh, we initially bought this as hopefully an investment property, something we're gonna fix up, flip it, make some money on, but, uh, Life had other plans for you, right?
And then, right. And then, you know, like me even getting people to work now, people just don't work the way they used to.
Yep. And I can't—
I don't have the time or the capacity to like babysit people working.
Oh hey, I know that. You're, you're, uh, I know that. I'm dealing with that on a daily basis. Okay, so, um, when you bought the property Did you have an idea of what you were going to need to do to it to fix it up?
Not off the top of my head, I did not.
Okay. When was the last time you saw the property?
About a couple weeks ago.
Okay.
And is it in livable condition or is it going to need some repairs?
No.
What's that?
No, I wouldn't live in it. Yeah.
Okay. Um, do you know if there's any issues with like any of the major parts of the property, like the foundation?
I not—
I don't know, like if I have— I only have like one person take a look at it. I haven't really— I don't know. No. Okay. I know it's a window that needs to be replaced, and I'm sure it may be some of the minor issues, but I know the roof is good. The shed Roofs is good. I don't know if anything else major though.
Okay, is there a heating or cooling system in the property, like an AC or— I'm sorry, is there any heating or cooling units like a furnace, AC, anything like that?
Okay, no, my apologies.
Are you able to hear me?
Yeah, I can hear you.
Uh, okay.
I was, I was asking if there was any kind of AC on the property.
I'm not aware, but I didn't see it. No, I didn't see the AC.
Okay, gotcha. So, um, in a perfect world, Tony, when would you have this property sold and paid for it?
Well, I have it sold in one—
when would you have the property sold and you get paid for it?
When would I have done it prior to this happening?
Oh no, no, I was asking like in a perfect world, if you were to sell the property to me, like how soon would you want to have it sold and be paid for the property?
As soon as possible. Like, it's not like, oh, rush tomorrow, but just as soon as possible. Soon as it matters.
Okay. All right, just let me run through some quick information. I'm seeing 3 bedrooms, 1.5 baths. Does that sound right?
That sounds about right.
Okay, then tax records are showing me 1,040 square foot. Does that sound about right? Okay, and then I see the property was built in 1964. Do you have any idea if the roof on the property is the original one?
I don't know about the original, but I know it's a tin roof, and I don't know what the roof is originally. It looks to be in good condition. It seems to be in good condition. I haven't seen any leaks or anything from the from the person that I had check it out.
Okay, and then do you know if the property is on city sewer or if there's a septic tank?
I don't know about that. I don't know.
Okay.
I do think it's like well water, but I'm not 100% sure. I just don't know. I don't want to give you any wrong information.
Okay, um, I appreciate that. Is there a basement in the property?
There is not.
Okay. And then you said nobody's living there, right?
No.
There's no kind of tenants or anything? No.
Okay.
Well, based on what you've told me about the property, it sounds like it's definitely going to need a fair amount of work. If we were to buy it from you in its current condition, without you needing to make any repairs, how much would you be looking to get for it?
Maybe $75,000.
$7,500?
No, $75K.
Oh, gotcha. $75,000.
Okay.
Okay. And then, did you have a, like, is there any kind of mortgage on the property or any other liens that you know of?
There is not. There is not. Okay.
Okay, Tony. Well, I really do appreciate you taking the time to share this information with me. What I'm going to do now is take this property over to our underwriters and they will let me know how much we can pay for the property. And I'll give you a call back.
Okay.
Assuming that the offer makes sense to you, maybe we're able to get close to that $75,000 number, is this something that you'd be ready to move forward with today?
I would be ready to move forward with it, that is correct.
Okay, excellent. Well, Tony, let me go to work. Let's see what we can get you approved for, and I'll give you a call back shortly.
Okay, what is your name?
My name is Tyson Smith.
Okay, Tyson Smith. Okay, and what company are you with? I've been called a lot of places. What company?
We Buy Homes Cash.
All right, thank you so much. I greatly appreciate it.
All right, thank you, Tony. Talk soon.
Okay, thank you.

All right, all right, okay, based.
Based on the information available to us at this time. What the fuck is this, ladies and gentlemen? What the fuck? 3 bedrooms, 2 baths, 1,100 square feet, sold for $174,000. No way. Now that is an additional bathroom and that is an additional 128 square feet But that is blowing my goddamn mind. All right, we're gonna go ahead and be safe at $130,000. Um, I can't remember how many square feet it is. We're gonna say this thing needs a full interior remodel. In this market, $35K should do. We're at $27K on the cash offer. That's not super hot, but no, it's not gonna sell well as is. The thing is though, this could very well be a 150 house. That sits better. All right, we're gonna have to call in— we're gonna have to call in Fucking— we're gonna have to call in Doggo and Blake. We'll see what they think on this. All right. Wait to hear back. All right, Tristan, I use Podio, man. Question, brother, what title company do you currently use to close in all other states. So I'm not just not going to tell you guys the title company I use because I don't want to inundate them and they need to be able to do all my transactions. That information is, however, given to my Wholesaling B2 students, which is my upper-tier mastermind for people who want to learn novations. All right. Do you have your real estate license? No, I don't. What's up, Jared? How you doing, bro? I wish I could type that fast. Jeez, you absolutely could, dog. Just takes a little bit of practice. How do you make so much money?
