$250k in 1 MONTH CHALLENGE (Day 15) | WHOLESALING REAL ESTATE

In this live segment of the $250k in 1 Month Challenge, Tyson Smith and his team walk a seller (Steve) through a detailed real‑estate purchase offer and the associated contract documents. After an initial offer of $69‑70k, Tyson explains a higher‑priced “Home Equity Protection Program” that would net the seller $75,000, though the company would not be the direct buyer. He outlines the timeline (up to 45 days, with a target close of July 5), the lack of closing costs for the seller, and the ability to stay in the home for two weeks post‑close. The conversation then shifts to a step‑by‑step DocuSign walkthrough: confirming address, purchase price, buyer‑paid closing costs, title agent role, and key clauses such as as‑is purchase, cure notice, buyer remedies, assignability/novation, and the seller‑possession agreement. Tyson addresses the seller’s concerns about name errors, the hold‑back of $5,000, utility and insurance responsibilities, and the limited number of qualified investors who will view the property. The segment ends with Tyson confirming the seller will receive the updated documents, encouraging questions, and reminding viewers to engage via TikTok, Instagram, or YouTube.

Alright.
What's up, Joe? How we doing? Didn't expect me to be on today, bro. Cadence boyfriend, you know I'm here like that. You know I'm in the trenches on Saturdays. What's up, Landon? What's up, user 10457374838? Terrence, brother, I need you to get on the phone with me, bro.
I need you to get on the phone with me. What is going on? Let's go!
What's up, Toad Taker?
Your call has been forwarded to an automated voice messaging system. Kelly Shepherd.
All right, yes sir. Monk Mode, what's up? Loud Ocho Dreaming, how you doing? Know what I mean? What's up, Riley? Ty, no, I only work 6 days a week. I do not work on Sundays. Matrix, day's been good, bro. Day's been good. It's about to get better because we here, we're fucking— we're in the trenches, we're making moves. So it's only getting better. Thank you, 3. I appreciate it, man. Huge fan of all white hats. Guys, I didn't hit the gym this morning. Instead, I slept. Needed some more sleep, probably just to help with the fat loss cut. But we're going to hit the gym after the office. This. It's gonna be very new for me. Haven't been at the gym in the afternoon in quite some time. I'm stoked though. I'm stoked though. Right now I've been going to the world's worst LA Fitness. It fucking sucks so bad over there. And guess what? And guess what? Doesn't open up until 8 AM on Saturdays.
What the fuck?
Got me all fucked up. Got me all fucked up.
Good thing they're building a new gym by my cribbo. We're gonna switch over there.
Build your own gym landed. The future of We Buy Homes Cash offices is going to feature a 2,000 square foot gym complete with locker rooms, cold plunge, sauna, and it is going to have fucking dumbbells up to like 150 pounds. We're gonna have fucking like $3,000 worth of free weights. We're gonna have all the fucking plate-loaded machines. The We Buy Homes Cash Gym is gonna be fucking insane, and the amount of gains I'm gonna make there are gonna be even crazier. All right, how long would it take the average person to make multi-six figures from wholesaling with a mentor? Completely depends on how much the average person is willing to work, how much natural ability they have, and what mentor they choose, but it's absolutely possible for them to do that in their first year. Call this person again. Fusion Gym is the best gym.
Where's Fusion Gym?
Uh, the asset printer, good point, but bro, when you get like me, I'm in the gym, bro, I mean, unless I see somebody doing some absolute dumbfuckery, I don't notice other people, bro. I'm just fucking so— I got my headphones on. I'm just in the fucking zone, just like fucking only worried about myself. I don't even see other people unless I see some people doing some absolute dumbfuckery, which the other day saw this guy fucking like salsa dancing. This man is like fucking doing all this shit in between sets.
Please try your call again.
And I was like, bro, what the fuck? The fuck are you doing? But it was kind of clean. He was kind of killing the salsa, so I was also not that pissed about it.
But it's whatever, man.
Whatever he's got to do, man.
I'm not trying to be on his chops for what he's doing.
All right, James. The fuck is this guy? I mean, we get him on the phone. I don't even remember this guy. Looks like I offered him 23.5, said he wanted to think about it.
Your call has been forwarded to an automated voice messaging system. 9-1-0.
Dude, this guy's phone is just perma off.
Fuck.
Yeah, I'm a huge fan of Alo and I think it's definitely better than Lululemon.
I think the quality is so much better.
Huge fan of Alo. What's up, Moneyballer? How you doing, bro? Saturdays are indeed for closers. Is it cheaper than Lulu? No, but I think the quality is better and I like their designs and shit more. Uh, Ty, I really am only working like 4 hours. 4 hours on Saturdays. Lulu overpriced. Um, yeah, I agree. For the quality, like, Lulu shit is like so flimsy, bro. You fucking wash their shit once the wrong way and all of a sudden that shit is fucked.
What the fuck just went on? James Hammond, finally get him on the phone again, calls him back, and the shit doesn't work.
J-Paul.
Your call has been forwarded.
Just no reason to leave voicemails. But if you were going to leave a voicemail, here's what I'd say. Hey James, just tried to give you a call about that property over in Pembroke, North Carolina. Give me a call back. Done. Short and sweet, bro. Gmail user, bro, bro, get off my chops.
Hello?
Hello, James?
Hey.
Hey James, it's Tyson over with We Buy Homes Cash. How you doing today?
I'm doing good.
Hey, so I know we spoke last week. I made you the offer for that property on Samp Road, and I was wondering where you were at with that.
Yeah, I'm sorry about that. Uh, on that, I'm gonna pass and try to sell it myself.
Okay, so, uh, is there anything that maybe we'd be able to change about the offer in order to make this work?
It would have to be more than, uh, I think you said $23,000.
$23,500. Yeah. Um, yeah, how much more we got to get it for us to do a deal today?
Uh, I don't know, I'm just—
I had someone come look at the house, they were gonna give me an estimate how much it was, and then once I found that out, I would call you and see what y'all could do.
Okay, gotcha.
Well, hey, listen, James, you know, man, I don't give estimates. I put my money where my mouth is, so Okay, if you're able to talk to them, look, let's figure it out. What price is gonna make this work? What do you think is fair? What's gonna be able to get you where you want to go, man? And then let me see what I can do with the underwriters. Normally I'm able to get some extra out of them.
Mm-hmm.
What about $35,000?
All right, if I can go, if I could get them, let's see, it's gonna be tough, but if I could get that extra $12,000, what is that, $11,500, are you ready to do a deal today?
Yeah.
All right, do you have access to your email right now?
I do.
All right, let me go talk to them. I'll give you a call back in the next 5-10 minutes.
Okay. All right.
Talk soon, James. I don't know if I can do it, but we always get the commitment, boys. Always get the commitment. Even if you don't know, don't even remember looking at this property.
I have no idea what the fuck I can pay for it.
I know I could pay 23.5.
Oh, I remember looking at this now. Yes, yes, yes, yes, yes, yes.
Okay, okay.
95, new roof.
I like that. Can you check YouTube comments? Yes, I will check YouTube comments. I've been pretty bad about checking YouTube comments, but I will. I I will after I go live today. All right, quick little Celsius, energize the brain for this comping I'm about to do.
We—
today we got the sparkling orange flavor. Pretty good, pretty good.
Okay, what the fuck do We have here—
Nope, not worried about it.
It's—
this is too rural, not enough shit, bad price point. I'm out, I'm out. I'm out, boys. I'm out.
We're pulling out.
Uh, C.Lynn, I will tell you, this is not legal advice, I do not care about the DNC list. So I can't give you advice on where to scrub.
Please leave your message for 70.
So dude, here's the monitor situation. We'll just go ahead and show you. I'm working with— we got this guy right here, and then I got like a split-screen situation going on over here. Two monitors, and then I just put my shit up right here in the middle. Hear me? All right. No answer from Toni. Toni is completely gassed.
So what we're going to do is we are going to buy a North Carolina phone number and give her a call later.
Later.
That's what we're going to do.
Please leave your message.
All right.
Yeah, she's gassed. She has gassed us. We've been gassed.
All right, what is this?
All right, I've got a whole bunch of people who have texted us that I'm gonna come through and call right now. Yes, ghast means ghost. Any word from Terry? No, she has gassed us. We are unable to get her on the phone. Okay, so texted this guy, sent him like the bullshit, like the bullshit, but just the text we send everybody, which is Oh no, no, no, this is from a drip campaign. So, hey Ronnie, hope you're doing well. Did you already sell your house? No, not in the market yet.
No.
I understand it's not in the market yet. You'd fill out some information about looking to sell it on our website. I was reaching out to see what we could do about purchasing the home. Would you be ready to sell it now? He says, 179K, no less, non-negotiable. 3 exclamation marks in that text message. Understood, Ronnie. I said, okay, let's see if we can do that price. Are you currently living in the property? He says, the home is occupied. I said, by a tenant? If so, do they have a lease agreement or is it month-to-month? He just immediately texted back. He said, no tenant! House sitter.
Noted.
Understood.
What?
Wait, I need to see.
This is in Milwaukee, by the way.
Let's get this house pulled up. Let's see what we got. All right, pretty, pretty trash. Pretty trash. Wait, where the fuck is this? On this big-ass lot? Yeah, it is. Okay. Come on, give me some pics. Where we got some pics of this comp? I need to see some pics of this comp. And just nobody's got pics of that comp.
Okay, how many?
This is 3/2, 1,700 square feet.
Okay.
See about this guy. Can we find some picks here? No picks. Redfin. No picks. Movoto.
Picks.
Psych. No picks. Fuck me. Another $250K. What's for sale? Do we got some flip comps anywhere? We got one at $210K, $1,500 flip comp. Kind of flipped.
Done.
Just terribly. But I see the house was built in 2000. Is the roof on the property the original roof.
So what I'm gonna do right now in this text conversation is I just need to whittle her offer price. I need her to tell me everything wrong with the house. Or him, I guess. Rodney. The use of the excessive use of exclamation marks led me to believe it was a woman. But guys, using exclamation marks, extremely feminine.
In my opinion.
Okay, what's up, Rodriguez? Yeah, we always working, bro. When you're sitting on a money printer, there ain't no reason not to work. What happened with the house in Hawaii? Offered him $200 grand, he didn't like it.
Fuck.
What the fuck, man?
All right, TJ Harris, use smartphone.io. All right, I type with a lot of exclamation points, that opinion is weird. Hey man, opinions are like assholes, everybody has one. You You don't have to agree with mine, but I personally think that if you type with exclamation marks, that's feminine.
Alright.
Serena, happy Saturday. Did we break the no-contract streak yesterday? No, we did not. Well, we did get contracts this week. We got 2 JV deals. One in Mobile, one in Russellville, Arkansas. But no, I have been fucking dry on my own contract still. Yes, Other Hustler, that is exactly what's going on, brother. What's up, Archie? How you doing, man?
Hi.
Clarence, New York. Fucking A. Hello, Clifford.
Hi.
Hey Clifford, this is Tyson with We Buy Homes Cash. Looks like you just filled out some information on our website about selling this place over in Clarence.
Before you guys are finished.
Yes, sir. You know, we— I know me personally, when I call a company and I'd like to hear back from them pretty quickly.
And so that's something we'd like to do here is always be available.
Okay.
Is now a good time?
Sure. Yeah, I'm up. Yeah.
All right. Amazing. Well, look, I just need to ask you a few questions about the property. After that, if it fits our company's buying criteria, we will be able to have a cash offer for you in your inbox in the next 20 minutes. Does that sound good?
Oh, it sounds too good.
I'll listen to it, but I really don't think we'll be able to work something out. But I'll listen to it, and I'll— yeah, I'll play it.
Why do you think that we won't be able to work something out?
Oh, I don't know. We're talking to you for 20 minutes. I mean, you know, I'm not— I'm not guessing through here with a— with, um, uh, like, uh, uh, mortgage company coming to take my house or something.
Wait, what?
I, I don't understand.
I mean, I don't believe— 20, that's fine. Yes, go ahead.
Your business law, you can do that, fine. What kind of information would you like?
Well, I'm getting the property pulled up right now. I'm seeing that it was built in 2011.
Yeah.
Have you made any updates to the property since then?
No.
Okay, so the roof on the property is going to be the original, uh, all the major mechanicals original, uh, same flooring, paint, kitchen, bathrooms, everything like that original?
Correct.
Okay, I'm seeing 4 bedrooms, 3 baths.
I get it.
Um, Yeah, I got 3 baths.
Okay, and then I'm seeing 3,000 square feet, is that right?
Probably.
Okay, let's see, roof is going to be about 12 years old.
Um, does that have, uh, heating and cooling units on the property?
There's an air conditioner and a furnace. Okay, hot water tank.
And those are both going to be the originals as well?
Okay.
Looks like a 2-car garage.
Yeah, it's a 1-car garage.
1-car garage, gotcha.
With a great deal of storage. I don't have a storage room.
Oh, understood.
Uh, could that storage be converted to another garage easily?
Yeah, it's up—
it's above you. I mean I mean, the ceilings look very, very high.
Yeah.
So I didn't mean to build a, um, like an interior deck, um, to hold up more crap in the house— I mean, in the garage.
Gotcha.
Because the car can easily just drive right up under anything you put together.
Okay, uh, is the property on city sewer?
Is there a septic tank?
Um, yeah, county system, city sewer. Yeah.
Okay.
Is there a basement on the property?
There is a basement, but it's, um, I forgot what you call it, kind of like a— the backyard is not underground. But the front yard is, meaning there's a partially finished basement down there with high ceilings and a double-pane glass door and two windows. Yeah, in the back.
Yeah, understood. Um, so understanding that most of the cosmetic stuff on the inside is going to be original, is there anything that would need to be updated or fixed or repaired?
Um, toilets are, you know, we got some, got some toilets are a little rusty in one of the toilets. Um, okay, nothing, uh, nothing huge except, you know, painting. Okay, kind of been painted in 10 or 12 years.
Okay, and is this a property there? You're currently living in?
Okay.
Do you have an idea where you'd move to if we were able to purchase the property from you?
Okay, very nice.
And, um, in a perfect world, assuming we make you an offer that makes sense to you, uh, how soon would you want to be moving?
Um, Before, uh, no later than July 1st, I think.
Okay, that's—
we could do so.
Okay, makes sense. Okay, uh, so based on what you've told me about the property, uh, understand that everything sounds like it's in good working order, um, everything is going to be original from 2011, uh, what do you think is a fair price for property?
I'm not gonna— I'm gonna let you do that.
Okay, sounds good. Well, I believe that's all the information I need right now, Clifford. Uh, is what I'm going to do is take this over to our underwriters. They will let me know how much we can offer for the property. I'll give you a call back. If you think it makes sense, then I'll go ahead and I'll send it in writing to your email.
Okay, cool.
All right, we'll talk soon.
Bye-bye.
Oh, I can't wait to piss this guy off. I can't wait. Just wasting time? No, Louis.
No, no, no, no, no, no, no, no.
You see, even if somebody is being the biggest dickhead of all time, it's always a good use of time to make an offer, assuming that the property is gonna be a good one. In like a good area. But because you'd be surprised how many times people fucking say, fuck no, absolutely not. And they call me back and they're like, well, is that still available?
All right.
Where the fuck is this? Clarence outside of Buffalo. Okay. Good market. What is sold in the last 12 months? $686,000 over here. How much the fuck? It's on 1.9 acres. How much is ours? Can't be 1.9. Lot, 80 square feet. Okay. Sold for $580,000. This house sold for $385,000. When was this built? 1956.
Okay.
What is this?
A lot.
Sold for $275,000.
$325,000.
$375,000.
What the fuck is this?
Some kind of commercial deal? $375,000, $368,000. So here is a comparable property. However, it's on an acre.
At $469.99.
Okay.
Alright, other hustler.
By the way, I'm also live on YouTube and you can see exactly what I'm doing on my screen over there. But right now I'm just comping the property. So I'm looking around, I'm seeing what other properties have sold for so I can determine how much I can offer him.
Alright, so we got this one, $469,000. The fuck is this? I wonder why this one sold for $580. Of course, there's just no available pictures.
Let me try—
let's try Privy.
I got a Privy account.
I haven't really used it though, so What the fuck? Goddamn it, wrong website. What the fuck, dude? Where the hell is Privy? Privy Real Estate. Jesus. Get Privy now.
Here we go.
Get a better domain, Privy. All right. Oh wait, I have the wrong— that's not what I want to— it's not the address, it's not the property. Oh wait, this has pictures! Oh, let's go, let's go, Privy! Sorry I talked shit about you. All right, this sold for $469 as-is condition.
Not bad, not bad.
Very interesting.
Okay, damn, Kirby goes hard. All right, you said you're live on YouTube? I don't see it, TJ. I'm live, bro. Hey man, you inspired me to wholesaling. Can I get a one-on-one consultation call? Ollie, yeah, you can, but it would be very expensive. I'd recommend just signing up for Wholesaling 101, and then you can get group calls every single week for way less than the price that I would charge for a one-on-one call.
All right. Okay, so how the fuck do we comp this? Place on Privy. This is like my first time using Privy, by the way, so I don't even know what the fuck I'm doing over here. I'm not getting what I want though. Not— okay, here, let's filter single-family, active, pending, under contract. Sold. Let's just go sold. And okay, that didn't help. Let's go past 12 months. Run search again. What the bug? Alright, okay. Wait, this is saying 2,500 square feet.
Oh, with the basement. Okay, so this is probably right.
It is 2,500 square feet.
Okay.
Uh, Alex, if you are willing to work out of our Phoenix office, I'd be more than happy to see if you'd be a good fit. Um, in order to do that, you need to go fill out the application in my bio. All right, I'm just going to call it a $500,000 house ARV.
Hello, Clifford?
Hey Clifford, it's Tyson again with We Buy Homes Cash. Is now still a good time to go over our offer? Hey, so we did get the property qualified for a cash offer. Based on what you told me about the property and what we saw with different properties in the area, In a perfect world, we'd really want to be at $287,200 for the property.
$287,200 for the book?
Yeah, $287.2.
I, I, what, how much? Sorry, can you say it again? $200,000 and what?
$287,200.
Okay, all right, okay. Hey, I hear you.
What's that?
Um, I hear you.
Yes.
Okay, thank you for the— for that time. Um, that wouldn't be good for me though.
Oh, gotcha.
What were you hoping for?
Um, I don't want to say right now, but yeah, kind of, but I know I wouldn't— I wouldn't go for that.
Okay, well, I mean, I know you want to make money, right?
I mean, yeah, we, we are, you know, we are investors. We do want to make money, but I understand if that doesn't work. But I mean, if you have a price in mind, uh, you know, we have some other options that maybe we'd be able to get you whatever it is you're asking.
I don't know.
Yeah, well, if you can send me some information to that email address, I'll look at the offer and I'll look at the Like supporting information?
Well, I mean, what it would be, it would just be a purchase contract to purchase the house for $287,200. It would show that we're paying all the closing costs. It'd say that we're buying the property as is, so you don't need to make any repairs or anything like that, and that there are no realtor fees. So that $287,200 is what you're going to get, less any mortgage you have on the property or any other liens.
Okay. Um, okay, well, I'll think about it.
Okay, do you want me to send it over to you?
What's that, sir?
Would you like me to send over the official offer to you?
Sure, please.
All right, sounds good. Well, I'll go ahead, I'll get that typed up, I'll send it over. Our offers are good for 72 hours, so, um, I'll give you a call maybe, let's say, on Monday and and you let me know?
Alright, good enough.
Alright, sounds good, Clifford. And if you do have any questions, this is my direct line. Please feel free to give me a call or shoot me a text.
And your name is again?
Tyson Smith.
Okay, cool. Alright, thank you.
Thank you, sir.
Bye-bye.
Okay.
El Closer, you can get the free Novation training by going to www.wholesalingv2.com. Wow, Drumplay, that is exactly right. Drumplay says he talks like how a squirrel moves.
Definitely.
Yeah, $287,000 is at 50% of ARV, I think. Assuming that it sells at $500,000, which I'm kind of guessing there, but whatever. You'll never hear from him again. William, what's up with the bad energy, bro? What's your deal? Yeah, that guy was definitely odd. All right, Wes, bro, now I know you're capping, dog. I know you're capping. All right.
Template.
Oh, manage.
Oh no, use a template.
There we go.
I know what the fuck is going on here. DocuSign got me fucked up.
Also, the calculator is dope. L Closer, bro, um, super easy for you to recreate this exact same thing in Excel if you you have a question about any of the formulas, just let me know. I try to make it very intuitive to where you can just copy it.
Alright, new, use a template.
You still talk to RJ? Yeah, bro. RJ is still a GOAT. RJ, I did a live with RJ the other day. He jumped on and he's talking about the 50-50-50 he's doing, everything like that.
I didn't see— does this fucking show ownership information? Yes, it does.
All right, whoa, no, no, no, you, Alex, the leads are all provided by the company. There's no need for you to self-generate leads. All you guys, the people who work on my team, all you're doing is closing. That's it. It is my job to make sure that all that you are fucking doing is closing deals on the phone and that you're not dicking around doing anything else.
We want closings. The fuck? All right, dude, I have decidedly decided Yeah, I don't think I'd fuck with Privy after using it one time.
Angela, what's, or Angel, what's up dude? Angel, I'm doing this nationwide, bro. I don't really have a specific market.
All right.
This house I see all the time sitting there, I might wanna try and wholesale. It's been abandoned for a minute. Get the owner's information, call 'em up, see if they wanna sell, make 'em an offer, bro. Carpe diem, dog.
What the fuck did I offer this guy?
2872.
Nose getting attacked by the allergies. All right, how do you calculate your $20K wholesale fee? I just get the dispo price after all the other stuff. Minus $20,000. Super simple.
There we go.
Review documents. So do you recommend me to get my first deal with batch leads and then use that website of the people that you get your leads for the rest? Rommel, not— it depends on your first deal. It depends on how much it is. Is what I recommend to people is they get their first deal cold calling. Pulling data on batch leads, and then once they get their first deal, hire a VA or 2 VAs or 3 VAs. Once they get to the point where they have 3 VAs, then based on cold calling numbers, you should be able to get like 2 or 3 contracts every single month consistently. Then you reinvest that money into inbound marketing.
All right, just sent him the offer.
Okay, I don't even know what to put in the notes.
Clifford, very standoffish guy, but I made him the offer of 287,200, and at first he said it was too low, but then said to send something to his email to look at, so I told him I'd send him the offer and that it was good for 72 hours. Call him back on Monday. Save.
Negotiating.
That's what I'm talking about.
Do you put most of your stuff on Investor Lift? Yes, Baller, I do. Does the bigger the offer you give them, the bigger your wholesale fee? Well, No. The cheaper you're able to get the house, the bigger your wholesale fee. Do you have a video on that MAO calculator? Yes, Eldorito, I do.
I believe I have two of them actually.
Of course, Rommel, of course, brother.
All right. What else we got?
Matthew of Geet Bend.
That can't be right.
It's got to be Great Bend. A Great Bend.
Shit. All right, mobile home.
Oh, single family.
What the fuck?
That ain't a fucking single-family residential house. That's a mobile home. All right.
7, 8.
Not going to take no for an answer, Matt. I'm going to need you to answer my call.
All right.
You guys have no idea how excited I am after crushing the day, getting some dials in, being productive, to go to the gym and then crush arms.
It's going to be sick.
7, 8.
Shit.
All right, Terry. What is this? Des Perez?
Oh, St. Louis. Fucking God.
Oh, it's a pad.
Fucking 4,000 square feet in St. Louis.
What the fuck?
Dan, I don't need to do skip tracing. All my leads are inbound, so they just submit their number along with the address. Ian, getting any deals, bro?
We are fucking actively working on it, dog. We are actively working on it.
We are seizing the day. We are carpeing the absolute shit out of this fucking DM because that's what the fuck we do over here, bros. That's what we do. All right, who do we got? Julie, another Missouri lead. Fuck, I hate Missouri, bro.
Impossible to comp here. Isaac, very interesting.
How did you, uh, how'd you do the paperwork on that? Deadrick, thank you, sir.
Yes, we do.
And I don't even have a pump. We're just out here raw dogging it, bro.
Please leave your message.
Out here raw dogging it. Ricardinho, thanks for the hat, bro. Isn't Idaho hard to comp too? I'm not sure, Nikki. I've actually never gotten a— actually, psych, I have.
I've gotten a lead in Idaho. Idaho's also got to be a non-disclosure state, I'm thinking.
I know some people out in Boise fuckin' kill it though.
I believe that's in Idaho, right?
Rob Farrell, 10 to 15. You ever wholesale land? Dedrick, I do not focus on land, but yes, I have wholesaled land before. You feel me?
Oh, word.
Nice. We should net $70K plus on that.
That's what the fuck I'm talking about, bro.
These are the numbers I like to see.
Jeez. All right. Here's what we got to do real quick.
Here's what we got to do. Number one, we got to call Terrence again, because what the fuck? Why has he not signed my option contract?
I think we can move that deal for him.
Um, Rob, it's, it's gonna be— I mean, close to that, yes, but also like I've got companies that just send me leads that we pay on the back end too. So it's not like I'm paying up front for every single inbound lead we're generating. Also, Rob, bro, you've booked— you've booked 2 calls with me and have no-showed both of them. What's up with that, bro? What is up with that?
What the fuck?
Alright.
I had to stop wholesaling for a bit. Dude, that's fine. But if you're going to do that, maybe cancel the meeting. I understand shit comes up.
Alright.
Alright, I'm going to go piss real quick. We'll be right back.
All right, boys, that took forever.
Um, in the time that I left to go take a piss, the time we came back We made fucking $20,000. Had a property listed, got an offer in, full asking price, got the standard addendums, the standard seller addendum signed, fucking EMD is being sent, great day. Great day. Let's go, Alex, I'm gonna tell the hiring manager to go ahead and take a look at that and we'll make sure we get you on a call soon. All right. You're gonna be on later? No, bro, I'm gonna run this. I'm gonna run this for like another hour right now, and then I'm gonna have to bounce and go to the fucking gym and get fucking huge. Do you guys see that fucking lat spread?
Look at them, look at them. No lats? There they are.
I might just have to hit back. Fuck it, bro. No, I'm gonna crush your arms.
I'm gonna Crush Arms.
What am I saying? What am I saying? All right, you should make a workout page, guys. I have made like workout videos and stuff. I enjoyed doing it. However, let me tell you guys, if you never have— missed call from who? Excuse me, please get the fuck off my shit.
Why? Here we go. All right, who do we miss a call from?
It's from Mr. Garard in Great Bend.
All right. Hello?
Hello, Matthew?
This is not Matthew.
Oh, gotcha.
Um, somebody submitted some information on my website about selling a property in Great Bend, Kansas.
Yeah, this isn't Matthew.
Oh, weird.
They must have put the wrong number. Well, hey, sorry to bother you, bro.
Oh, you're good. Have a good one. Yes.
Pissed. All right, dead.
Wrong number. Back here, Ports Portsmouth, Ohio.
What is up with you, Mr. Steve Taylor?
Hello?
Hello, Steve?
Yes, it is.
Hey Steve, this is Tyson with We Buy Homes Cash. It looks like you filled out some information on our website about selling this property in Portsmouth.
Yes.
Have I caught you at a bad time?
Pardon me?
Have I caught you at a bad time?
Well, not really.
Alright, well, Steve, I just need to take about 5 or 10 minutes to ask you a few more questions about the property, and after that, if the property meets my company's buying criteria, we'll go ahead and have a cash offer for you. Does that sound good?
Okay. Yep.
Right on. Well, hey, listen, while I get the property pulled up, Steve, can you kind of catch me up to speed here? What's got you thinking about selling this place?
Uh, we're going to move out and go into a senior, uh, I'm 68 years old and I need to, uh, we just want to get away from the property.
Okay.
Okay.
Okay.
How soon are you looking to do that?
Uh, Soon as I get a good offer on it.
Makes sense. So assuming, let's say that today we make you a good offer, something you want to move forward with. One thing that people love about working with us is we actually allow you to pick what day you're going to move out and get paid. Do you have any idea kind of when that would be? Are we thinking like, I don't know, 30 days?
Yeah, I kind of, I kind of seen that. Well, I mean, I looked and seen that when I was looking at what kind of maybe kind of want to go your way and see what, you know, see what can I offer. And also said that it worth the money to you and everything like that, or whatever, you know what I mean?
Yep.
But, uh, I'm not sure exactly it would— how long would take me, maybe 30 days. Yeah, that'd be fine. Okay, probably.
Okay, very nice.
Um, is there anybody else who is going to be kind of involved in making this decision, or—
No, it's just me.
Okay, so I've got the property pulled up here. I'm seeing it's, uh, 3 bedrooms, 1.5 baths. Is that right?
Right.
And then it's showing me it's 1,064 square feet.
Is that right?
Should be, yeah.
Okay.
And then looks like it was built in 1963.
That's probably right. Okay.
Do you know if the roof has been updated since then?
Oh yeah.
Uh-huh.
Okay.
Do you know how old the current roof is?
Yeah, yeah, it's probably 20.
20 years old.
It might need one, you know, in the next few years.
Okay.
Uh, I'm— I mean, it's, it's good for right now, but—
okay.
I'm saying I know it's at least 20 years old.
Understood.
Uh, how about, uh, like heating and cooling units?
Do you have a furnace or, uh, anything like that?
Central air.
And do you know how old those are?
Uh, furnace is probably 10 years old. AC unit, maybe same thing. Hot water tank is just a year old. Just put it in.
Very nice.
Um, Have there been any other updates to the property since you've owned it? Things like, uh, maybe redoing something in the kitchen, the bathrooms, uh, flooring, paint, anything like that?
Well, I mean, we, you know, painted here and there and stuff like that, but— okay, just a year or so. I'm not sure if that's on there. It had an attached garage area, but we rebuilt all that in, took the garage part out more or less, and then it's got like a big living area in it.
Okay, and it looks like you just bought—
I'm not sure if that allowed, but I think that would still be in the square footage of it. But still had the garage would be considered as a square footage part of the house, wouldn't it?
Yeah, if it's been enclosed and turned into like an attachment, yes, it would be included.
Yeah.
Okay.
Um, do you just park in the driveway?
Right. Okay.
Uh, is the property on city sewer or septic tank?
City sewer.
Okay, and then is there a basement?
No, it's crawl space.
Okay, uh, how would you describe the property condition?
I mean, that's pretty good-sized crawl space, you know what I mean? It's okay, not like it's real small, but you got plenty of room to move around.
Okay.
How would you just describe the property condition? Would you say it's like brand new, good, fair, poor, or scary?
No, it's good. I mean, it's a 3-bedroom brick, but it needs some work done to it too. I mean, on the inside.
Yeah, what do you think would need to be done to it?
Uh, I mean, if you want to, you know, a lot of people say that, that I've talked to, as far as updating cabinets or something. I mean, it has the kitchen cabinets, but okay, somebody probably want an update, you know, kitchen part of it. Uh, I do have a problem with, uh, in the garage part area where we did It still needs some ceiling tiles put in. I haven't done that yet. Other than that, I mean, just depends what somebody would want to do with it, I guess. Okay. I mean, one part of the bathroom might need updated. We still have older fixtures and stuff in it.
Okay.
So.
Understood. It has a tub, shower, and things like that, but things like that might need updated.
Okay, so based on the property's current condition, uh, what do you think would be a fair price for it?
I'll be honest with you, I know it's worth— they said the appraised value of it is right around $150,000. Uh, and I'm going to be upfront with you, I've talked to another person in your same condition, or, you know, your type of work. Uh, they offered me $95,000 for it, but I just, I don't know, I don't kind of trust these. I've tried to do some research on them and Uh, they're not coming up in my system, huh? So I'm not sure if this is a scam or what's going on. So yeah, uh, but they offered me $95,000, but— and I'm also to let you know that I do owe $40,000 still on the house. So I'm just kind of wanting somebody give me an offer and what they thought, you know.
But okay, yeah, I hear you.
Uh, I mean, a person could do $150,000. I mean, sell it for $150,000 or whatever, you know. I could probably sell it real quick up in this type of neighborhood, but, uh, I just don't want to have to go through a realtor and stuff like that. Right now.
Yeah.
What, uh, this seems like it'd be an easy thing to do, and I'm willing— I understand, you know, I'm willing to take a loss. In another word, I'm not wanting to come out being a rich man with it, you know?
Yeah.
Uh, kind of understand what I'm saying?
Yeah, you want to get a fair price for it.
I'd like to have it I mean, I understand, you know, you would have to pay it off. I'd like to get it paid off, get it out of my hair there, and then come out with a little bit of money.
That makes sense. That makes sense.
Okay.
Um, why, uh, if you can make me an offer and if I like it, that's, you know, I'm not saying you have to come up with $95,000 or whatever. It'll probably take less than that, but No.
Okay.
Well, here's what I'm going to do, Steve.
I'm going to take a look at the property with the underwriters.
They're going to let me know exactly— they're going to let me know what we're going to sell this thing for, how much they think we're going to have to put in to sell it for that, and I'll lay out all the numbers for you. I'll show you exactly how much we plan to make, everything like that, and based on that, where our offer would need to be, okay?
Right.
Okay.
Does that sound fair?
Yes, it does.
All right, and if it works, great, we can do some business. If not, totally understand, we can part ways as friends, okay? All right, Steve, well, uh, let me go, let me go take this over to them and I'll give you a call back shortly, all right?
Okay, no problem.
All right, talk soon, Steve. Thank you. ARV $150,000. Should be able to get the renovation done for $25,000.
Here's the thing, the square footage, the square footage. Let's go back to Privy. The square footage, boys, I— my gut is telling me that that 1,000 square feet does not include the addition.
But maybe it does.
Improving it worth the fuck to me right now.
Okay, yeah, so at—
however, I think I could sell this thing for 120 on the market.
Yeah, I could offer him up to $69,000, um, cash, or $82,000 on an Ovation.
Alright.
Oprah, um, are you— you must be one of the person editing or something, but I have to say, far and away the best editing my videos have ever gotten. Fucking incredible. You guys are fucking killing it, dude. Um, I love get coming in and seeing in like the content chat, guys. So I just barely hired some new editors who are editing like my TikToks and Instagram stuff, and they got a Discord, and I peek in the chat, and the— like, these guys are so intentional about everything they're doing, about when they're doing cuts, what kind of music they're adding on, the font they're using. It's like, it's really, really good stuff, man. Like, I, uh I see what you guys are doing and it's very impressive to me. It's definitely what I've been looking for. So you guys are fucking crushing it. Now it's just up to me to get some good-ass clips. All right, Maxim, you started my real estate license a while back, finished hours but failed exam, never picked it back up, wondering if it's worth picking it back up, studying and finishing before starting wholesaling. Maxim, I don't have a real estate license. You do not need a real estate license to wholesale. Will a real estate license help you wholesale? Um, yes and no. The, the information you learn in real estate school is not going to help you. However, if you have your real estate license, you can get MLS access. That's beneficial for comping, and also you can start doing a lot more on-market stuff where like You can wholesale houses on market and double dip, meaning you represent yourself as the buyer, get the buyer commission, and then also wholesale the deal and make a wholesale fee. Oh, prea, bro. Thank you guys, man. Very impressive stuff. All right, also, Opreya, am I saying that right? Is it Opreya? Opreya? Yeah, Jeremy, we're gonna call him back. I'm just giving it a second. Don't want to call him back too soon, but we're definitely gonna pitch him on an Ovation. Uh, Bishop, I would really want to have like 3 months reserves to start running PPC. You don't just want to only have enough money budgeted for your first month. And I think that having like a budget to spend $5,000 to $6,000 for 3 months would be good. So I would wanna have like $15,000 to $20,000 saved up for it. And then I would use that budget over the course of 3 months. That's my opinion. Also not a PPC whiz or anything like that. I hire other people to do it for me, so. Yeah, man, I mean, here's the thing is once you start getting PPC leads, you realize how much more motivated they are and you can close them and a lot faster. You're like, oh shit, I want more of this. And then you just start to slowly wean off outbound leads and just increase your PPC budget as soon as you have, you know, the algorithms and shit fucking dialed in. Yeah, of course, Maxim.
All right, let's call this guy back.
How do you balance your relationship when you work so much? Well, I mean, my girlfriend knows. She knows who I am, she knows what I want to accomplish, and she's okay with it.
Hello?
Hello, Steve?
Yeah.
Hey Steve, it's Tyson with We Buy Homes Cash.
Uh-huh.
Hey, so I have some good news. Your property did qualify for a couple different options. Is now still a good time that I can go over them?
Go ahead.
So based on what we saw, we think that we'd be able to sell this property for $150,000 after it had been fully renovated. Now, on a property of this size, based on us repainting it, redoing the flooring, putting in a new kitchen, putting in a new bathroom, It's going to cost us about $25,000 to $35,000. Based on that, we would need to be around $69,520 on our cash offer.
Be around where?
It would be $69,520. So our cash offer is for the property in as-is condition, meaning as far as like you moving, you kind of take the stuff you want, you can leave anything else there. We pay all of the closing costs and there are no realtor fees. So the only things that come out of that are if you have a mortgage on the property or if there are any other liens or any unpaid taxes.
Right. Yeah, all my taxes, everything's up to date.
Okay.
Which of course included in the payment anyway, you know, the insurance, everything.
Yeah.
And I don't have any other liens on it.
Okay.
Second mortgage, it's just first. Probably was right around 40-something on it. That's what it shows, you know, in there, but it might be less than that from payment. Or excuse me, pay off.
Okay, you said it— you think it's around $40,000?
I believe so.
All right, so it looks like with our offer you'd stand to walk away with, uh, just under $30,000.
Probably.
Probably so. Yeah, I was kinda hoping I'd at least come out with $30,000, $35,000.
$35,000?
Yeah, kinda like that.
Um, okay. Well, I'm not sure what I could do. I mean, typically our underwriters are pretty firm on their price.
Yeah.
Do you think if I could get an extra $5,000 That would work?
It's possible.
Yeah, I would think so.
I mean, so here's the thing is, is if I can go to them and I say, because I know we need to buy another house today, and if I go to them and I say, hey, I've been speaking with Steve, uh, and Steve has said that if we can do, you know, the extra $5,000 so he's walking away with $35,000, then he's ready to go. Then they're much more likely to take that.
Okay.
But I want to make sure that the house—
How does this work as far as getting everything set up to sell it?
Yeah.
So what we do is, assuming that we're able to get the number that makes sense, we'd send that offer over to you in writing to your email. Do you have access to your email?
Right, yeah.
So we send it over via DocuSign. Are you familiar with DocuSign?
Yeah.
So we send that over, it says, hey, our company is buying the property for this amount of money, uh, this is the day that we're planning on closing, get you paid. And again, you get to pick that date. Um, it says that we're paying all the closing costs, that we're buying the house as is, so you don't need to make any repairs. You can take what you want, leave everything else. Once we go through that and we get that all filled out, then we would send that to the title company. At the title company, we're going to open up escrow as soon as they open up on Monday. Then in between now and the closing date, the title company is going to make sure, okay, yeah, Steve is the rightful owner, he's able to sell the property, and they're also going to make sure, hey, We Buy Homes Cash has the ability to purchase this property. They're going to get with you and they're going to say, "Hey Steve," they're going to be like, "Okay, we found that we have the mortgage of this amount, so after the transaction's done, you're owed this amount of money." And they'll figure out how you want to get paid. You can typically either do a check sent by certified mail, or they will just get your bank information and do a wire, whichever you prefer. And then on that close date, you move out, you get paid, and everything's done. Everything else is taken care of.
Do I have the money up? Not up front, in other words, but is there money showing there before I move out?
What's that?
Do I have to move out before I get the money?
So we actually can, um, we can set something up where you can have like a week or 2 weeks when we close. So you'd close, we become the official owners of the property, you get paid, but we would have an agreement in place where you could actually stay in there for a week or 2 without having to pay us rent or anything. Um, in something like that, we just need to hold back some of the some of the funds at the title company. So with something like this, like, we'd be able to pay you the majority of the money, but then we'd have to hold back, let's say, uh, like $5,000 to $7,000 as like a security deposit. Now, I know you seem like a very trustworthy guy, um, it's just in the past we've had people where we've done something like this and then during their 2 weeks when they're staying there, uh, they'll mess the property up. You know what I'm saying?
No.
All right, so if you wanted—
I wouldn't do that, I guess. Yeah, I just want to make sure that I have funds, me funds, to move. But yeah, I'm saying, when you buy— I understand you buying a property, but I just need to know that I had the money before I walked out of here.
Yeah, absolutely. So I mean, we could do something like that. So you would get the majority of the money. Like I said, we'd need to hold back some at the title company, and then as soon as you— as soon as you were moved out, you know, all you'd have to do is just give us a call and say, hey, I'm entirely moved out, I left the keys right over here under a potted plant or something. Um, then we would go ahead, we'd call the title company and say, hey, release the rest of the money. And again, we have it all in writing that says, you know, hey, once Steve vacates the property, he gets the rest this. He's able to stay there rent-free, uh, things of that nature.
Yeah.
Is all this in writing, or—
Yeah, of course.
Okay, because like I said, you know, I kind of like to have the sum of money or whatever released up front before I walk out of here.
Okay. Yeah, I mean, that's, that's— Yeah, I'm sure that's something we could do.
Okay, yeah, if you can put that in there or whatever and let me read it over, and then I'll— however you want to do it. If you can get that extra, extra 5, that's fine. That'd be great.
Okay, perfect.
Well, is what I'll do is let me go see if I can get approved for that. Um, yeah, if we can Let me— I'll give you a call back either way. I'll let you know what they said. I'll let them know, hey, uh, Steve wants to stay there an extra 2 weeks. Is it 2 weeks or would you need a week? Like, what do you think?
From— I mean, after it's all over or what?
Yeah, so basically, uh, we'd set the close date. It, it would be, uh, for the actual close date, the day you get paid, we can do a minimum of 24 days or however long as you need, and then on that date you could have another week or 2 weeks afterwards.
Yeah, I mean, I, I'd get out as soon as I can. As soon as I know we close and I got the money. Okay, I would be right, you know, I'd already, uh, be ready to roll. But I would say at least give me a couple weeks just in case. It might not be that long.
Okay, how about—
so how about that way, give me time to— what, I mean, I'm gonna try to make sure it's cleaned up and everything, right?
And, and again, like I said, we are buying it as is. So it's like, you know, if you would like to clean it up, that, you know, absolutely. But, you know, pretty much you can take the stuff you want and leave everything else.
Okay.
Um, so what if I— we do something like, uh, we close on the 14th of June And then you can stay in the property until the 21st or the 23rd, which is another week, week and a half.
14th. How long is that from now?
Um, so let's see here. Today's the 20th, so that'd be 1, 2, 3, 3. What's that?
How long is it going to take to close it?
Uh, typically takes us, uh, 24 days.
Okay.
And then what is the day when that's closed? Is the day when I would receive my money?
Yes, sir, the majority of it. Like I said, we would have to hold back somewhere between $5,000 and $7,000. They would stay at the title. So on that day, we pay the whole amount of money, then they would give you everything less whatever that holdback is. Again, that's just the security deposit, and then you get the rest once you've moved out.
I'm sorry, I've been kicked. What you were saying something about security deposit?
Yeah, so I was saying like, like we have to hold back a certain amount of money. It, like I said, it's gonna be between $5,000 and $7,000.
Oh yeah, okay.
And that is the, that is the, you know, quote-unquote security deposit in case you decide to start like hitting the walls with the sledgehammer or something like that.
No, I think nothing. Yeah, right. So that's what you're— I wouldn't get that until you Basically saying that there's not nothing like that?
Yeah, I mean, all you'd have to do is, uh, you could send us a picture on your cell phone or whatever, or you could just call us and say, 'I'm out,' and we'd send our person over there and they'd go look like, 'Yep, all right, everything's good.' And then we, we, the title company would release that money to you.
Okay.
All right.
Does that sound good?
Well, go ahead and write it up and let's see what we— or see what you can do.
Okay.
About getting that extra money.
All right, let me go talk with them and then I'll give you a call back shortly, okay?
All right, sir, no problem.
All right, thank you, Steve.
You're welcome.
Bye-bye.
Oh, I think that we're gonna have to do an ovation.
Where the fuck is that house again? Oh, okay, good.
This I was seeing, this was over in here, and this is just a much worse area.
That is not looking good if it was over there. Okay. I'm gonna go back to the 12 months. Jesus, this took a long time to sell. Calling that renovated, huh? Let's go get Blake.
Hey, Blake.
Yeah, uh, those buyers in Ohio, do you think they buy in Portsmouth?
Portsmouth?
What buyers?
My house?
Yeah, it's P-O-R-T-S-M-A-T-H.
M-O-U-T-H.
I doubt it.
I've heard mostly Columbus.
Gotcha.
And this is a pretty small town.
I'm really starting to second-guess my numbers, but why? I don't know. That's the house. So as you can see, this is addition. This used to be a garage.
Okay, now I don't know if the 1,000 square feet includes that or not.
Probably not, but so it's right—
where is it?
It's right in here somewhere. Um, so you've got this stuff. This sold for $129,000. This is 1,500, 137.
That other one was nicer if you noticed.
This is 2,000 square feet. And then This is for sale at $147,000, 107 days. Yeah, that's a different— go out a little bit more. Um, $138,000, 1,400 square feet, two-story.
Time.
Let me see this $130,000 again that sold. This one or this one?
That's going to be the closest house.
Yeah, it's closer. Um, what's this What is that, 138 again?
Bigger, bigger.
What's this pool piece of shit thing?
Nice.
Who the fuck in Ohio has a pool? You can use that for 2 weeks out of the year.
Let me see the subject property. Yeah, that's a nice house right there. Um, what do they want for it?
So I offered him $69,000. And he wants an extra $5,000 and a 2-week post-possession.
We do a renovation.
So that's what I'm thinking, is that I gotta— I think I could sell it for $130,000 on the market.
Yeah, I think so too.
All right, so I'll give him the $5,000 but say, hey, we got to do this other program. He's a, he's a, he's an old dude, so it could be a tough sell. But I think that's where it needs to be.
I think if you want to get moved, it's got to be innovation.
Um, it's—
you offered him how much? I offered him this, $69.
Yeah, but then now that I'm more— I'm thinking about it, I feel like selling it at $89 is gonna be tough.
How big is that? How big is this market? Pretty decent.
Oh, fuck, I don't know.
Google that shit. Tell me the population of that place.
18.
Okay, there'd be a couple flips going on there. And $20,000.
Um, I would—
so he's won $75,000. I'd really fucking push. I'd still lock that shit up. There might be a— it may not be a big pop, but there's probably still 5 to 8 grand pop, like selling it for $80,000, $83,000.
Yeah, fuck that though.
Oh, I agree.
I'm still gonna contract that shit.
All right, it's a clean—
looks like a clean little house.
I mean, I bet it is from just the conversation I had with him.
The curb appeal is better than those other houses.
Yeah, and I mean brick, but here's—
I think an investor would want that house.
Yeah, I like it, but I think even at 89— what, show me what, what are rents over there?
Has it at $1,000?
Yes, reset your filters.
Make sure there's—
and I'll scroll out, right? So see that 800-month? That's different.
Remove that boundary. There's nothing.
Remove the boundary.
Damn.
Yeah, that's it. But so that's— see go look at that, $800 a month. Um, so this is just a— you're going to get more than that.
I—
well, I think you get at least $1,000.
So even looking at putting this, even selling it at like $90 grand for a rental, is it pretty— that's over 1%, right? That's it. So I think it— that's still under market. I think we can sell it.
I know, but I feel like we really maximize if we do Novation.
Yeah, for sure.
I just don't know. I mean, it's gonna be— took me about 5 minutes to explain the seller holdback, so.
But all right, we'll call them, we'll try and get it done there, and if not, I'll probably still lock that motherfucker up.
Hello?
Hello, Steve?
Yes.
All right, so I was able to speak with the underwriters and here's what we came to. Um, if our company is buying it, uh, $69,000 is going to be the highest we can go, or the $69,000, uh, what was it, $69,520. However, I was able to get your property qualified for another program that we're able to do for certain houses. Now, this is called our Home Equity Protection Program. And what it is, is as a nationwide real estate investment company, we come across a lot of properties. And yours doesn't fit very snugly in our buying criteria, but we think that at, you know, I think that getting $75,000 for it is very achievable for an investor. And as a nationwide real estate investment company, we have relationships with all the different investors in Ohio. So I think that I would be able to get you $75,000 for it, just we wouldn't be the buyer. So you still get all the benefits of a cash offer. Like I said, we'd still be able to do where you get paid and are able to stay there for 2 weeks. You still don't have to pay any closing costs. Buying the house entirely as is, everything like that. It's just I wouldn't be the buyer. So we take care of all the fees and everything still, and we just get our fee. Basically, we send this over to our other friends who also buy houses, and then they, they kick us a couple extra bucks for doing that.
How long does that take?
So with that, we could still basically, uh, at most it would take 45 days, but I'm like, yeah, but I'm still very confident that we could get it done sooner than that.
So all the other stuff, everything stays the same, it's just somebody else buying it?
Yes, sir. Yes, sir. Everything is exactly the same. Like I said, you don't pay any closing costs. You'll get paid and have 2 weeks you can stay there for free. Everything like that. There's no realtor fees, anything like that. It's just we are not the buyer. Somebody else would be. Yeah, but if we do that, we could get you the extra $5,000, right?
Well, I mean, I'd like to have the extra $5,000.
Yeah, I mean, I mean, that's the thing is I think— yeah, I, I think that this is a better situation for you, um, The only downside is going to be that it may take an extra— it might maybe 45 days rather than 30. But from what I'm looking at, I'm very confident that we'd be able to get this done sooner than that. But the thing is, I'd rather under-promise and over-deliver than over-promise and under-deliver, right?
Yeah, I understand what you're saying. Well, if you can do that for me, I'd greatly appreciate that.
All right, let me get it typed up. Yeah, let me get it typed up and I'll send it over to you and then we can go through it real quick together. And if you have any questions, you can ask me. Is now a good time for us to do that?
I'm sorry, what was that last?
I was asking if now is a good time that I can get this typed up, send it over to you, and you and I can run through it real quick together. Together to make sure that if you have any questions, I'm here to answer them.
Oh, I'm sure you— yeah, go ahead.
All right, can I put you on a quick hold while I get it typed up and sent over?
Oh, it's going to be that quick?
Uh, yeah, I mean, it shouldn't take more than 5 minutes to get all, all put together.
Oh, okay.
All right, we'll be right back. Or actually, real quick, before I do go, um, can I just confirm I have the best email on file as— Yeah, let me just put you on a brief hold. I'll get this typed up and sent over to you, and then you and I can run through it, okay?
All right, man.
All right, be right back. Steve? Steve?
All right, just want to make sure that the mute worked.
Hello, Steve.
Hello.
Hello, Steve.
Hello, Steve?
Yeah.
Hey Steve, it's Tyson. Um, so I just got that finished, typed up, and sent over to your email. I'm sorry, what's that?
We're getting lane out there.
Gotcha. All right, just let me know when you get pulled up. The email subject line will say, please DocuSign purchase offer, and the and your address, and it will come from Blake Smith via DocuSign.
Yeah, I got it here.
I was just trying to get it to where I could see it. It's kind of faded out. I got it now, I believe.
All right. Once you get it opened, are you looking at it on a computer or a phone?
Yeah, computer.
Okay. All right. So once you see and it says We Buy Homes Cash at the top, will you let me know? You know, says, well, now where it just says We Buy Homes Cash Purchase Contract and Escrow Instructions at the top. Yeah, do you got that part pulled up?
Yeah.
All right, so this first page is gonna be one of the most important. I just want you to double-check 1.1, the Do we have the address correct there?
Yes, sir.
Okay. And then most importantly, 1.5 where it says purchase price, that's $75,000. That will be the entire money sent to you minus the mortgage or any other liens, but there will be no other fees that come out of that.
Right.
So we have on here close of escrow to be set as July 5th. That is the absolute latest, but like I said, very much more than likely we can get it moved earlier to a time that would be better for you, but that would be the latest. Does that make sense?
Yeah, I understand.
Okay.
Below that is the title agent. So we use Closed Line Settlements. This is the neutral third party who will make sure that you get every single cent that was promised and that you're able to sell the property and provide title insurance and all of that. Does that make sense?
Yeah.
All right, then below that you'll see seller. I have your name as Gordon. Looks like that was the name on tax records. Is that correct?
Yeah.
Okay.
Yes.
Okay. Then, very important, is going to be 1.10, where it says closing amounts to be paid as follows. You can see 100% by buyer is checked in every single box, because like I said, you will not be responsible for paying any of the closing costs. Does everything make sense on that first page?
Yeah, what I see.
Excellent.
And then you can go ahead and hit the initial at the bottom left.
Yeah.
What's our other safe about?
What's that?
Transfer capital payments is 100% by bot iron. Yeah.
Yep, it's saying that the buyer is gonna pay for all of that, all of the closing amounts. So you won't be responsible for any of that.
Wow, that's awesome. And then what do I need to do now?
So at the bottom left, there's gonna be where it says seller initials, there'll be a yellow box there. Do you see that? So you want to go ahead and click that, and then from there it'll ask you, you can either draw your initials or type them. Either way is fine.
Now, what is that? Um, something's up. I don't know what to do.
What, what's that?
Because on this, uh, this is what this is. Gordon Taylor, okay? My name's Stephen Taylor. Gordon Taylor was my father. He passed away.
Oh, gotcha.
Okay.
So here, give me a sec.
The loan and everything is in my— your name and my name?
Yeah.
Okay.
I see.
But my name— his name probably has to be on there, but my name should be on there too.
Yeah. Well, no. So, yep, you're absolutely right. So what I'm going to do, I just got it changed.
I'm sorry.
No, no, no. I appreciate that catch. I just thought when I saw Gordon Taylor that that was your name and maybe you went by your middle name or something.
Yeah, but here, right?
So, yeah, and oftentimes, yeah, oftentimes the county office doesn't get that changed, you know, it takes them a while. So what I'm doing right now is I just edited it, we changed it to the right name, Steven. So it's gonna be sending you a new copy, it's the same exact one, it's just it's it says Stephen rather than Gordon. And that should have been just— No, it won't need to. They will probably at title, like the title company will probably request like a death certificate or something like that from you. But you should have just gotten the updated agreement.
Wow, that was fast. You did that fast.
Yeah, well, I'll tell you what, Steve, I have made clerical mistakes before. I'm like, you know, I need to change names or I spelled something wrong, and so I've gotten good at editing them.
You got good at them.
Yeah.
So I need to go back out of this one and go back in, right?
Yep. Did you get the new one?
Yeah, that's from looking at my book. Yeah, it is. The only bad thing is, I guess we should have said this before, it's the first name spelled wrong.
I'm sorry.
Oh, is it, is it PH?
It's P-A-T-S-A.
All right, let's send another one.
I'm sorry. No, no, no. Yeah, yeah, it's S-E-P-H-E-N. All right, everything else is right.
Well, let's— let's— it's better to get it fixed now rather than later. All right, new one will be coming in shortly.
Give me just one second.
All right.
It's on the way now. Uh, Rommel, so the novation is going to have our standard acquisition contract plus a novation agreement plus an AIF that allows us to list the property. And then also I added a seller in possession agreement on this one too. Uh, yes, operations manager is a salaried position. Alright, were you able to get the new one?
Yeah, I got it here.
Alright, right on.
Alright, I did that one.
Alright, you got the bottom left box filled out?
Yep.
Alright, let's go on here to the second page. So this is all super boilerplate stuff. At the top we have additional terms and conditions. As you can see, that entire box is empty. We don't have any additional terms and conditions. Purchase and sale of the property. Hey, we're buying it, you're selling it. Status of title, this is saying that the title agent has to give us title insurance, which again is where they basically say that yep, we insure that Steve, Steven is the rightful owner and can sell the property. Next is inspection of and access to the property. This is just letting you know that we are going to set times with you, that you'll need to provide reasonable access to us to see the property. Again, this will be all at times that are convenient for you. It's not like I'm just gonna call you and say, hey, somebody's coming over in 5 minutes. It'll be like, you know, we'll get with you and make sure that we can do this at times that work for you. Does that make sense?
Yeah.
Okay.
Uh, who comes and who comes here?
So it's how it would work is, number one, we're gonna send somebody out to get photos of the property, one of our professional photographers. Um, that'll be the first step. And then after that, only people who are ready to, to make an offer and get you that $75,000 come. So we'll, we'll send it out to, to our partners. I already know, like, on the top of my head, I've got 3 different investment companies, and one of them is going to buy it for sure. So I'm going to send it— once we get the photos, we'll send it over to them. And then they'll just need a time to do a quick walkthrough. But it's only people, you know, these prospective buyers, people who are ready to make an offer.
So it's not like somebody is— I mean, is it like an investor doing it, or is it regular people?
No, no, no, absolutely not. No, we, we won't do that.
I'd rather I just get an agent.
Absolutely no, it won't be like that at all. We're not going to let every, you know, Tom, Dick, and Harry come and look through. It's only people that we've talked to that, you know, we've discussed the information about the property and they're ready to make an offer. A lot of times people just need to do a quick walkthrough and make sure that everything's the same as the pictures.
Yeah.
So what happens if you just— if you would just buy it? You do the same thing?
Yeah.
Yeah, okay. I'm saying like if you bought it, you know what I'm saying?
Yeah, I mean, if we bought it, we would have to do the same thing. We'd send them— yeah, we would send them—
they come in, well, they don't want to buy it, and then they then turn around and I gotta worry about doing it again.
What's that?
I said, what if they come in there and then they say they don't want to buy it?
Right, so this is why I'm saying that we are very thorough about making sure, like, so if we get somebody and they say, yeah, I want to buy this property, I just need to go see it, I'm getting everything from them. I'm saying like, okay, is there any reason why you wouldn't? Why? Like, what are you gonna go see that is not gonna allow you to buy it? Like, when somebody goes to see a property, 9 times out of 10, they're buying it. You know what I'm saying? Like, we're not, you know, we don't want to You know, I'm not going to be calling you every single day, hey, a new person's coming over, hey, a new person's coming over, right?
Right.
Well, okay. Uh, but what if they look at it and they say, well, no, I don't want to give that kind of money for it?
Then we tell them to kick rocks, because I mean, here's the thing is I know I can get you this price.
All right, I just want to make sure that Like I said, if I'm gonna have 5 or 10 different people come in here and tell me what they want to give this, give that, I just, I just, I can go with a realtor. I know I can sell and get more money. I'll just— right, yeah, if I'm gonna put up with all that.
No, yeah, and that's, that, that's the last thing we want to do, right?
That's why I kind of went you guys' way, because what I read about the article you know, your stuff that you do. I just don't want to have to have most people every time turn around running in and out of my house.
Absolutely, Stephen. I mean, that, that, that's not what we're going to do at all.
Um, that's what I'm saying. If I sold it to you for that price that you offered me to begin with, You already know you're buying it, right? So I wouldn't have to put up with all that, would I?
No, I mean, I mean, again, we would still need to send— so if we buy it, then we're still going to need to come through and, uh, we'd still need to get the photos. And then we would also have to send, like, you know, some of our, like, financial partners. The people are going to come through, the people we work with that lend us some money, they would have to come through and see it. But it would be I mean, we're talking like, you know, two different people. In this, it'll still be very similar though. I mean, again, I don't want to overpromise and underdeliver, but more than likely, I'm going to have one person come through and then at that time, we're going to be like, hey, it's good, we got you the $75,000, and we can even move up the close date like I said. All right, does everything on that second page make sense?
Well, I haven't really read it all, but that's why I kind of like to have a little bit of time to read it and then sign it.
Absolutely. Well, hey, hey, listen, uh, Stephen, if after we go through the, the main parts you want to come through and, and really go over it It's totally fine by me. I totally understand. I just want to make sure that as we go through, I can answer any big questions that you'd have.
Okay. Right.
So yeah, if you don't—
I don't really have to sign it right now.
Yeah.
Yeah. We can just—
Yeah, we can just move on to the next page. That's totally okay.
Okay.
Well, go ahead.
All right. So on the next one— Yeah, well, hey, look, that's what I want to do. I want to make sure that you fully understand everything and that, you know, there's no questions about anything.
Yeah, okay.
So at the top you can see it says as-is purchase, existing condition as of COE. COE stands for close of escrow, but this is saying, hey, we're buying the property as it is. You don't need to, like, you don't need to do any repairs, anything like that. In the event that you did damage the property or anything like that, that we would be able to terminate the contract. Does that make sense?
Mm-hmm.
Right.
Okay, then next you have escrow, close of escrow, closing costs and prorations. So this is saying that we're going to use a title agent. This is saying that all of the closing costs will be paid for as was set forth in 1.10. 1.10 is that part at the beginning where it says closing amounts to be paid as followed with all the boxes where it's all checked 100% by buyer.
Okay.
The next is cure notice and attorney's fees. And so what this is, is if for any reason, like, a cure notice is just to let you know, is what you would send us if for instance, something didn't work, if for any reason we breached contract. So you just, it's basically any kind of notice. Like if you just send us an email and say, hey, you guys said $75,000 and it's only $74,000, you'd send a secure notice, right? This is just boilerplate in real estate contracts to show that this is how you would communicate problems. And then it says that if for any reason, which we don't have this happen, but if for any reason there was a lawsuit, the prevailing party— so if you won the lawsuit, we would have to pay your attorney's fees, and if we won the lawsuit, you would have to pay ours. But again, this doesn't happen. We just have this as boilerplate standard in real estate agreements. Does that make sense?
Yeah.
Okay. Next is the buyer remedies, and this is saying that basically you are selling this house like for $75,000. And if you decided not to, we would be able to insist on specific performance for you to. So they're right. This is saying, hey, yep, I'm selling this thing for 75 and that you're not going to change your mind 2 weeks down the road or whatnot.
Right.
Yeah.
Um, so then the left, you can see no oral changes or representations. It's saying, hey, this is the entire document. Notices— this is just saying any kind of communication will be in writing. Uh, and then we move into the miscellaneous, which is additional terms and conditions. It's saying, hey, the additional terms and conditions, which again, that's that box, a page above, that was left blank. That would be part of the contract if there was anything written in there, things of that nature. Do you have any questions about anything that's on that third page?
I was— you was talking about that one on the original, that's where it said buyer remedies. I was looking at it just kind of trying to read into it, but it says buyer shall be entitled to receive from seller a total sum of $15,000. $15,000, or 10% of the purchase price.
Yeah, so that is in the event that you decided, if you just, like one day before closing, after we got you $75,000, and then you were like, oh actually, hey, I'm not gonna sell. Then it's saying that we would be entitled to get $15,000 from you. But of course, that would never happen. We just have that in there because we want you to be sure that you're selling this house. We've had some people in the past who have said, "Yeah, I want to sell the house, absolutely." And then the day before closing, after we've gotten all the money and everything put together, we spent our time getting our plans drawn up for our flip and everything like that that we're doing, and they call and say, "Hey, never mind, I'm not going to sell." Does that make sense?
I understand what you're saying.
Yeah.
I'd like to say I haven't read the whole paragraph. I've just seen that money put in there somewhere.
Yeah. So I see what you're saying.
But I'll still read it all. Yeah.
As you should. Definitely.
Yeah. I understand what you're saying too.
Okay.
Carry on.
So on that last page, we have assignability, novation. This is how we're saying this is what allows us to sell the property to somebody else, right? This is where I'm saying, hey, we're not the buyer. It's how we do that is we assign this contract to somebody else, so they have to, they have to conform to all the terms of this contract. This is how we ensure that, like I said, you still don't have to pay any closing costs, no realtor fees, anything like that. You get the money you're promised, it's just a different buyer. The next is the buyer's marking of its contract interest. This is like I said, hey, we're going to be showing different people this property for sale for $75,000. Time is of the essence. It's saying, hey, all the times in this contract are the right times. Choice of law, it's saying that this contract is governed and enforced under the state where the property is located, so in the state of Ohio. Memorandum of Contract, this is just saying that we can execute a memorandum, which is where you put, uh, you execute official notice in the county recorder's office saying, hey, we're buying the property. Electronic Execution, this is just saying, hey, yeah, we can use DocuSign. And then Buyer Disclosures and Voluntary Agreement, this last part saying, hey, you understand that one of us is a real estate agent. I'm not, but a part partner at our firm is a real estate agent, and that we are an investor who is planning on making a profit when we sell this property.
Okay.
Everything on that page makes sense so far?
Yes, sir.
All right. Next, we have the Novation and Identification Agreement. Now, what these two pages are Well, I guess there's 3 pages with the signature, but this is basically saying that, hey, if the person we sell it to wants to use bank financing, that that's okay. So if they get a loan from the bank, again, everything doesn't affect the purchase price whatsoever. It's just that if they need to get a bank loan, then that's okay.
Okay.
All right. And then if you keep scrolling down, the next one is an AIF. This is basically— it's a permission slip that allows us to list the property so we can show it to these other people. And then the very last— the very last 2 pages is the seller and possession agreement. So this is what allows you to stay in the property for 2 weeks after close of escrow. So as you can see, it says, hey, you can stay at this property. It's got the address, and it says you can stay there from close of escrow to July 19th, 2023. So again, you'll have 2 weeks. Assuming that it took us all the way till July 5th, you'd still have the 2 weeks. It's saying that you have to pay $0 per day in rent, um, and then it says that if for some reason you have not left the property after the 2 weeks, that you would have to pay $500 per day, and that would come out of that holdback.
Right? Yeah, I guess so.
Then you have the next part there which says that, hey, we're gonna do a holdback of $5,000. So out of the $75,000, $5,000 will stay in the escrow account until you've showed us that you've left the property. And then below there it says, it says that we could use the, that holdback, for instance, if any reason after close of escrow, like I said, you took a sledgehammer to the walls, that we would be able to use that $5,000 to help clean that up. But I know you're not gonna do anything like that.
Right.
And then it says, hey, yep, you can stay there, use the property. You also need to keep the utilities on and everything like that while you're still there. We don't pay for the utilities while you're there. It says that you need to keep your homeowner's insurance everything in place until you've left, and that you're going to, you know, reasonably maintain the property as you're being there, just as you are now. And then again, you're not gonna like sublease this to anybody, like you're not gonna get a renter put into the property for the 2 weeks, anything like that.
Yeah.
And then that's it. Okay, so yeah, if you want to go through, read it some more, um, no worries. I'll be available, uh, pretty much all day. So if you do have a question that comes up, you have my number, you have my direct line, please give me a call and then we'll be able to get that through. Um, is this something you'll be able to look over now?
I'm looking at it. Yeah, I'll look it over as soon as we get up on there. Bring it over.
All right, sounds good. And if everything makes sense, will you be able to have it sent back to us today?
Um, I'll do my best.
All right, well then, like I said, uh, Steve, if you have any questions, please give me a call, and I look forward to doing business with you. Okay.
All right, sir, no problem.
All right, you have an excellent rest of your day, Steve. You too, buddy.
All right, bye-bye. All right, we'll see, boys.
We will see. So typically, after I've gone through the agreement, people will be like, oh, that all makes sense, and they go ahead and sign. But there are definitely some analytical types who want to come through, read it themselves, make sure they're not signing their life away. Away, which of course they're not, so that's totally cool. But, uh, very productive day, good day today. This is why we work Saturdays. We, we could definitely make between 20 and— I mean, here's the thing, if it sells for $140,000, which very well could, we could make like $50 grand, but we'll see. All right, thank you guys for watching. Guys, if you have questions, drop them in my TikTok videos, send me a DM on Instagram, drop them on the YouTube videos, whatever it may be. But thank you guys for watching. Will not be live tomorrow, but we will be live on Monday to continue the
