$250k in 1 MONTH CHALLENGE (Day 20) | WHOLESALING REAL ESTATE

In this live‑stream, Tyson Smith runs a day‑20 session of his "$250k in 1 Month" wholesaling challenge. He reviews a backlog of 74 uncontacted leads, demonstrates his lead‑sorting workflow, and trains his new acquisitions manager, Caleb, on calling scripts, lead qualification, and deal analysis. The core of the stream is a live call with a seller, William, about a 4‑bedroom, 2.5‑bath house on McKee Road in Irvington, Alabama, listed at $250,000. Tyson walks through the property’s features, asks detailed questions about the pool, foundation, sewer, and interior condition, and gathers information for a valuation. He compares as‑is comps and ARV comps, estimates rehab costs (≈ $100 k), and runs cash‑on‑cash calculations to determine a viable offer. He explains the offer process: cash offer, DocuSign contract, covering closing costs, and handling title issues (wife on title, possible septic vs. city sewer). Throughout, Tyson discusses team dynamics, tools (Podio, Batch Leads, Google PPC, Facebook/Instagram ads), marketing tactics, and motivational anecdotes. He also explains 1031 exchanges, compares wholesaling vs flipping vs rentals, outlines scaling goals (e.g., $60k/month solo, $250k/month team), shares personal development habits (reading, audiobooks), and details hiring practices and call‑volume strategies. The session ends with a tentative $240‑$250 k offer, a promise to get final approval, and a recap of lessons for the audience.

Oh yeah, I've got this. Okay, cool. What's your name? And then you look them up. If there's no lead, then you make a new lead. Easy money.
Okay.
Yeah, simple enough.
All right. Good morning, what's up guys? Hello everybody, what's up, Annalise?
Your call has been forwarded.
Zen. No, I do not.
All right.
No answer from this cat. Okay, we have 74 fucking leads in uncontacted. So uncontacted, Caleb, bucket where every single lead who— this is all new leads that have not been reached. So we're gonna go here, go into uncontacted. I'm gonna come to the sorting. I'm gonna go last activity, oldest first. So these are the leads that have not been called in the longest.
I'm gonna call through and we're gonna try and get one of them on the phone.
Who's the homie in the back today, guys? This is Caleb. He's training.
What's going on, everybody? How you doing?
Can you not lean on my chair though?
Yeah, yeah, no problem.
Oh, thanks. You're gonna fuck up my bag. Hello, Jeff? Dude, this guy's like number doesn't work. So look, we've called this guy 261 times.
Holy crap.
He hasn't picked up the phone once?
Nope.
This person. Terry. Any $150 mowing blows today? I don't know, man, we're just getting started. We haven't talked to anybody today. I hope there's some more $150 melon blows. That'd be cool.
Jeez.
This phone probably doesn't work.
George Browning.
Georgia. Richland Hills, Texas. Are you going to be the one?

Joey, I only JV with people who are part of my coaching communities. The reason being is I have too many of my own deals to sell. It doesn't make sense for me to sell other people's deals for 50% of the money. You know what I'm saying? We just got to a certain point where I JV strictly to help people. We can't help everybody, so only those who are part of my coaching programs will I JV with. Ooh, Flint, Michigan.
Please leave your message for—
And yes, Boss Arrows, that's a great point. If it's a good deal, it will sell itself. Guys, selling good deals is like selling drugs in a trailer park. It's easy.

There is no shortage of people who want to buy quality real estate at discounted prices. I'm telling you guys that much.
Am I on? Are you an AI? I'm—
shit, man, I don't think so, but I don't think it's entirely out of the possibility. What's up, Papa Z?
All right.
Flint, Michigan, I would never ever purchase property there. Me neither, Fast Eddie, but I certainly would wholesale it. Pretty sure you got a fucking wholesale in Flint, Michigan at like 3%. Like, the rent needs to be 3% of the purchase price.
So what the fuck is this?
Employed Realtor, how are you doing today?
Spam. All right, do you have anything in— I have no idea, man. Do you sell to Blackstone? Blackstone doesn't really buy directly from people, they buy directly from institutions and stuff. So you sell to a hedge fund They'll wrap up 100 properties and then they will sell them to Blackstone. Do you close down tenants? Haven't. What do you use to make your calls? Smartphone.io, but any VoIP service will work. Know what I'm saying? Looking to buy, we're a cash buyer Pennsylvania, message me. Listen, Andrew, all of my properties are listed on the MLS, brother. But hold up, I do have— off the top of my head, I have something in— I have something in Mason Town, Pennsylvania. That's 15461. It's a smaller area, very good deal though. Bayern Serbia, I'm out, bro. Look, DuVernay says you're a stud, Caleb.
You are a stud, Tyson.
No, no, they say you're—
she's talking about you, bro.
I'm not in the back. Thank you. So calling uncontacted fucking sucks because these are all uncontacted for a reason. They don't pick up their phone. But all it takes is one person to answer. Not live on YouTube? I am live on YouTube. Is that your brother?
No.
No, Caleb is a new acquisitions manager we hired and he is watching me to learn, to learn the art of buying houses.
Yes, I'm here to learn everything this man knows.
I'm sorry.
So how many of the uncontacted lists did you actually do contracts for, like, within the— with the challenge that you're doing right now?
Um, I, I can't tell you where all of them came from, cuz a couple of them have came from uncontacted though. I've pulled several out of the lead bucket as well.
Nice.
Hello?
The fuck?
Uh, yes, I use Podio. I'm a cop?
Nice.
Why don't you get a VA? What would I use a VA for, Dan? I just have employees here. Cold calling? I'm not cold calling. These are all warm leads. What's the deal? What's up, Asset Parent? How you doing? Do you fix and flip or only wholesale? Primarily wholesale. I have fixed and flipped before. Don't really like it. Prefer to wholesale. Wish I would have known about you a while. I lived in Phoenix. Would love to work for you.
Shit, man. Should've been prepared. Please leave your— All right.
BJ, come on, bro. Ashland, Kentucky, let's go. How do you find your warm leads? They fill out a form on my website. Is this a scam?
What?
I just got a hot lead that wants to sell portfolios, about 40 properties. Right on, Dolan. Go lock it up, dog. "Explain the difference between fix and flip and wholesale." Wholesale, you're selling the contract before you ever buy it. Fix and flipping, you're buying the property, fixing it up, and then reselling it. "What do you not like about flipping?" It's very capital intensive. You incur a lot of market risk and you have a lot more to manage and a longer cash conversion cycle. Those are the reasons I don't like it. "Do you only handle off-market?" Yes. I don't do any on-market stuff. However, a close friend of mine, Ryan Zolan, is the man for on-market. If you're interested in on-marketing wholesaling, you gotta go talk to Ryan. He's the shit. Yes, Poppy Brandon, I see that you're a cop. Very cool. Uh, Zen, uh, no, you cannot learn all that I know in a month. That would be a very—
you are—
vicious task. I've been alive for 25 years, man. Give my guy Caleb a check. Caleb has the selection of chairs.
If I was sitting down in the back, you guys wouldn't be able to see me. I'm just over Tyson's shoulder, kind of see what he's doing over here.
I'm Nick. I'm calling a list of people in my system. Hello, William?
Yeah.
Hey William, this is Tyson with We Buy Homes Cash. Looks like you filled out a form on our website about selling a property on McKee Road.
Yeah, yeah, I may have. My wife probably did.
Okay, is that a property you were looking to sell?
Sorry?
Is that a property you were looking to sell?
Yeah.
Okay, so, uh, you know, we are an investor. We could be interested in making an offer. Do you have about 5-10 minutes? I could ask you some questions about the property to see if it's something that our company would be interested in.
Sure.
Right on. Well, hey William, while I get the property pulled up on my end, can you kind of catch me up to speed on the situation? What's got you looking at selling this place?
I'm moving cross-country.
You're moving cross-country?
Yeah, new job.
Okay, starting a new job?
Yeah.
Okay. And when are you set to start that new job?
Monday. I'm trying to get my U-Haul loaded up right now.
Oh, gotcha. So you're moving like this week?
Yeah, I'm leaving today.
Okay, so you already have a, uh, you already know where you're gonna be moving to? Like, you already have a new place?
Yeah, yeah, I do. Okay, it's in Manitowoc, Wisconsin.
Gotcha.
All right, all right, signed the lease and everything.
All right, nice. Madison, very nice. Um, it's a lot different than Irvington, Alabama.
Yeah, it is. Yeah. Lot cooler.
Yeah. So, uh, how soon would you want to have this place sold?
As soon as I can, really. I mean, I just don't want it sitting, sitting out here, you know.
Yeah.
Um, I didn't really want to put it on the market, but I was probably fishing to let one guy do that. But he called me yesterday. I'm sorry, just getting tired of it. Really getting tired of explaining everything over the phone on the house. Wish people would just come check it out.
Yeah. Well, hey, I'm, you know, I, I, I do apologize. I mean, are a lot of people calling you?
I mean, yeah, yeah, yeah. I mean, I don't, I don't know. My wife must have filled, I don't, I thought she just filled out like 3, 3 or 4 things, but she must have filled out a lot.
Yeah.
Online.
Okay. So have you been getting a lot of offers on the property?
Yeah, I got a few offers.
Okay. And, uh, have none of them worked?
Well, not really. I mean, the last guy, you know, wanted to give me a, uh, like, I wasn't sure exactly what he had, like a $210,000 offer for— he said it could close within like 25, 30 days, or $238,000 offer we could close within 60 days. And I guess that one, he puts it on the market is what he does, I guess. And is what he was saying. I guess he tried to get him a guaranteed buyer or whatever. But you know, he'd get me the more money like that.
Yeah. Okay. I'm familiar with what he's talking about. What was the name of that company? I probably know him.
Uh, his name was Matt Walt or Matt. I can't even remember, talk to so many people.
Gotcha.
I remember his first name was Matt something, it started with a W, his last name.
Gotcha. Okay, so what, just walk me through, I mean, what's your ideal situation then? Like, what would you like to see happen with it?
I mean, I would, I would just like, I just like, I've just been a headache really, just trying to move and get up here to this new place and and, uh, trying to sell things. I have so much stuff and, uh, get rid of stuff. I don't need to take it. I'm having to lease a place, a duplex. I could— I didn't have time. I went up there for a week to check out this place, this job, and meet the people, you know, and look at the area and look for a home. I didn't have time really to find me a house to buy. There wasn't enough time, so I just went ahead and just leased a duplex for a year. Okay, that'll give me plenty of time to find the home up there. Yeah, and I just didn't want to have to— and right here, it's a big house. This looks like a 4-bedroom, 2.5-bath house here. And I had a little, like, way in the back, back through there, had me like a bunch of chickens and stuff. Had to get rid of all those chickens and a couple little goats. Helped me clear the property out here. Just got rid of all that stuff and, uh, Sold my other Maxxer vehicle and, uh, just packing up together. And the place is, is not— it's got a built-in swimming pool, a built-in Grecian T-shaped swimming pool. It's a T-shape, it's called a Grecian T. Uh, I put a new liner in it about 4 years ago.
Is the pool above ground or—
it's got— this is a built-in It's in the ground. Big old, big, big built-in swimming pool with, uh, you know, the steps down into it, whatever.
Okay.
But it's just built in. Okay. It's got a nice cover on it right now. I didn't— I haven't pulled the COVID off and cleaned it yet this year. I want— you know, I'm not going to do that this year, but, uh, it's Like I said, 4 bedrooms, 2.5 baths. So it's got like a big, big master bedroom. It's probably 17 by 17, and the master bath is probably 20 foot by 10 or 12 foot. It's got, uh, 2 big closets in it and a garden tub with jets, and it's got a separate shower stall which it needs to be replaced, and it's just been closed up for just about the whole 9 years we've been here.
I'm sorry, what's been closed up? What's been closed up?
The little shower stall. It needs a— it needs a shower stall in the master bath too. The bottom up had been fixed, it had a crack, it was fixed when we moved in, and I showered in it probably a week before it busted again, and then we just closed it off and never used it again. And, uh, but he's been using the big tub I have. But, uh, anyway, and then the bath got extra little— we got another little room with a, with a toilet in it, you know, and got the vanity with his and her cabinets. Uh, now on the front side of the house, it's got a, uh, you got 2 bedrooms with a bathroom right in dead center of them, and then the other bedroom in the front of the house, it's got its own half bath. So, so you actually have like two— could be like two master bedrooms actually. It's a big room. And that room itself has got a regular door and it's got like some French doors also, you know, where on, on the other side of it, on the other wall, it's got like two walls, you know. And they had a big old living room. Now the living room, what it needs is It had carpet in it, I ripped it out and I painted the floors with black epoxy. So you would need to put down some hardwood or something in the living room. And the kitchen, kitchen's nice except for with the kitchen you've got like a door that looks out onto the deck, you know, and all these doors have friggin', especially on the back, you know, looking out at the pool. They all have, uh, you know, the glass in the middle with the blinds, you know, that you can operate from outside the blinds or inside of the, you know, the glass, encased in the glass. Nice, nice doors. Everything works on them. Uh, but anyway, the kitchen has like a back door that looks out on— it goes out onto the back porch that you can see the pool at. That's the side door, goes out to the deck. And then right around the corner in the living room is a double double doors there with the glass in it. It goes out onto the deck. Uh, all right, what's wrong with the kitchen? It's got double ovens, uh, two ovens, one on top of each other. We got the dishwasher, this, this, uh, you know, off the floor. It's got like drawer up under it, you know. I don't know, it's got the glass top, got glass top stove with the microwave above it. And that was replaced after we moved in, so it's fairly new. Um, in the kitchen, what it needs is, uh, a little bit of cabinet— like, like the cabinet drawers up under the kitchen sink, the little top edge right there where it's like a particle board, and they're starting to sweat, starting to swell. And then the top side of the, uh, the two the two, uh, cabinet doors below it. On the top edge right there where paint was— had wore off or whatever, it's starting to swell there. And two of the drawers, I believe, are off the tracks. The track fell in the back. Uh, so you need a little bit of work on that. Um, let's see, AC works fine. I've replaced the capacitor in it twice since I've been here. That's the only thing I've done yet. I've just done that myself. I have a friend who's an AC guy. He told me what was wrong with it.
Do you know how old the entire unit is?
No, I don't. I mean, it was— I've had the place for 9 years. I mean, I imagine it was fairly new then, I would suspect. I mean, don't look— like it's real old or nothing.
Everything's working fine?
Yeah, it works great.
Okay.
Yeah, it gets this house really, really cold. Now the— oh yeah, I forgot, we got like on, on the back of the house where the back— where the back of the kitchen, the master bedroom area, there's a door that goes into a breezeway that has sliding glass doors on either side. And on the pool side, it's also got windows on either side of the sliding glass door. Okay. And this thing, so it's like 12, 16 foot long there, and it— and then when it opens up into like a maybe 16 or 20 by 30 foot room, it would— it could be like the pool room or whatever, but it's got sliding glass door with, I think, two windows, big full-size windows on either side of it to look out at the pool.
Yeah, I'm looking at it on, uh, Google Earth right now. Um, okay, what's that? What's that room? Yeah, what's that room being used for right now?
Uh, right now it's, it's a shop. Like, I use it for a shop workspace. I've just cleaned everything out of it. Now the carpet is so thin, it's, it's no good in this room because I used— I build like furniture with wood and epoxy and stuff, and there's little drips of epoxy and stuff. All over it, it would have to be replaced.
Okay. Are you an Alabama fan, William?
Sorry?
Are you an Alabama fan?
Yeah.
I see an Alabama flag right there. I can see it on Google Earth. I graduated from the University of Alabama.
Well, that's probably an old picture there. No, I believe that Google Earth picture, I think it's from Right before I moved in. Oh yeah, I'm pretty sure it is. I don't think there's anything recent because I don't have a roadside flag up. Wish I did.
Nice.
Yeah. All right. And I put a new roof on it.
When was the new roof?
Huh?
When was the new roof?
Right on.
About 2 and a half, 3 years ago. And it's on the whole full house and the the breezeway. I didn't roof the other little, you know, the study room, but it, you know, it wasn't leaking or anything I know of, and I didn't— I just didn't mess with it. I run out of shingles and it was— I just spent a lot of money, so I just stopped right there.
Gotcha. All right, well, hey William, man, I really do appreciate you being so thorough telling me about the house. Mm-hmm.
So, no problem. What would you like to— Oh, one other thing. Yeah. The garage door needs a motor.
Gotcha.
Alright.
So I understand there's some things that need to happen. Sounds like in the interior, you know, there's some flooring, paint, some stuff in the kitchen. How about the bathrooms? Do any of those need refreshing or have any of them been updated since you've owned it?
The bathroom?
Yes, sir.
Yeah, I mean, like I said, my— in the master bathroom, you didn't need a new, uh, shower stall. It's just like a little 2.5 by 3— 3 by 3 little shower stall thing. We need a new one, actually. It's cracked on the bottom, and, uh, it's just one that's got like a little door on it, little glass-looking door. Little cheap one that's in there, I guess. But I mean, oh, and the house has got crown mold throughout, even in my bathroom. It's got like— and it's the most of it crown mold, and half you got that fuckin' base upside down, and then the crown is like real big, you know, real big nice trim throughout the house. Even got those little extra blocks they put on the corners around the walkways and the doors. Somebody spent a lot of money on the trim when they— they— I think they added on to this house and done a lot of work, you know, right before I moved into it. Yeah. And I've been kind of updating some stuff. Like, I laid some pavers back here between the porch and the pool. There's a big, like, kind of triangular area here, and it was just— they had it decked out and it was all rotten, so I tore it up and then I put pavers in from the pool concrete down to the porch, and it's got like a drain going through it too, you know, so water don't like set up here or nothing. It runs out pretty good.
All right.
And I'm on like a— I'm also kind of— we're at the top of a hill down this road. So, you know, it's not— it doesn't flood ever here.
Yeah, I can see that on this property.
Nice.
Okay, so I know that you spoke with a lot of people and sounds like nobody's made a deal with you yet. Is that right?
No. Yeah, that's correct.
So what do we got to do to make a deal?
You tell me. I'm asking $250. All right, like I said, I'm leaving today, but my mom, my mom is in town. And she can help with anything, you know, if you need to send somebody over or whatever. Okay.
So $250,000, that's your number?
Yes, sir.
So if I can talk to my team and I can get you approved at an offer of $250,000, is there anything else you'd have to figure out before you decided to move forward with that?
No.
Okay. You already spoke with your wife? Is that like— sorry, I'm sorry, did you say that you like— if you spoke with your wife, girlfriends, everybody like that who would need to be involved?
Yeah, my wife. Yeah, I have a wife. I mean, it's, you know, it's my decision, so. All right, she's gonna do whatever I do.
Is, is her name on title?
I think it is. I think she's a cosigner.
Okay. All right, so Besides the $250,000, what else would you like to see? Is there a certain date you'd like to close?
I would like to close soon, you know, within the month if possible. Will we be able to do that remotely?
Yes.
Okay, good.
So the way our process works is after you and I get off the phone, because you so kindly shared with me all the information, I'll I'll take that to our underwriters. They'll take a look at the property. They'll take a look at the surrounding properties. They'll let me know how much I can pay you for it. I'll get back on the phone. I'll let you know. Hopefully we can get to that $250,000 number. If you accept our offer, we'd send it over to you in writing to your email via DocuSign. We'd go through it, make sure it includes all the parts we talked about. Um, our offers are cash for the property in as-is condition, meaning you don't need to make any repairs. Um, you kind of take the stuff you want out of the property and you can leave everything else that you don't want there. Um, we, we cover all the closing costs, so the number we give you is the number net to you, right? Uh, minus any liens you already have on the property, so mortgage, if there are any unpaid taxes, anything like that. Those are the only things that would come out of the, come out of the price.
Gotcha, gotcha. Yeah, I think 106 on it.
Okay. All right, so I just want to make sure, um, assuming I'm able to get it approved at $250K, is it something you're ready to move forward with?
Yes.
All right, well, I got some incentive to go to work and get this done for you. I'd love to buy a house from a fellow, uh, Alabama fan. So let me go see what I can do. And I'll give you a call back in the next 10 minutes.
Okay? Okay, that's fine. Thank you.
All right, thank you, William. We'll talk soon.
Mm-hmm.
Bye-bye.
Dude, freaking spot on, man.
See, no, I mean, I didn't have to say anything.
Literally, dude, he just went on and on and on.
Now, not everybody's gonna be like that. Right. But he just talks.
But see, that came from the lead bucket.
No, this is an uncontacted. Yeah, so this, well, this lead was generated 2 days ago.
Okay. And then we've called him, looks like there's a lot of messages, 4 times before.
Yeah, it looks like somebody was texting, or no, we just, these are just texts we've sent to him, he hasn't replied.
So when he says that, um, you know, he's in the house now but he's about to move in a week, do we put vacant for that or do we put currently?
Um, you would just, so like I would put in notes here, so I'm just going to put— I'm going to put owner occupied, but I'm going to say yeah, it's apparently moving, but right now, as of today, it's not vacant. So, right, it's, it's so cool to see this in person, man.
It's way different.
All right, well, I don't know what the fuck's going on here.
So I noticed that you also copied and pasted all the, like, two of the houses in the same area that he's in. Yeah, I was just looking into the script over here and it just pasted the houses, right?
So I'll show you that in a second. First I gotta figure out why the fuck these notes aren't saving. Okay, they are saving.
Good.
Um, so Okay, house is currently— oh, oh, what is that?
Owner occupied.
Oh, okay, okay.
And then One thing I did that I don't want you to do is I just copied and pasted bedrooms and bathrooms from Zillow. I just copied that information. I would want you to ask them.
Okay.
I also asked him questions specific about it, but he went on.
He just fucking talked.
Yeah.
So I didn't really need to.
And then you figured that it'd be city sewer, right?
See, that's another question. I missed that. I should have asked him. Right. So I never assumed. But, well, here's, no, no, here's what we're gonna do. Here's what's fine, is to build anticipation with them, I'm gonna call them back, I'm gonna be like, hey, go and work on this real quick. Is there any problem with the foundation? Are there any cracks in the ground? Anything like that?
Yeah.
And then whatever he'll tell me, and then I'm gonna say, okay, also is the property on city sewer or septic tank?
Right.
All right, okay, one sec, we'll give you a call right back. Like, we're going to work on this, right? Just kind of build an anticipation there.
Okay.
And we're gonna kind of stress test the deal by making sure we see if he can answer.
Yeah, because it's very important to make sure we get all those questions answered as far as like what we have laid out right here.
Right. So here's the problem with this house. It's right here, and in the last 6 months there's no Nothing comparable that's sold.
So no houses in the area sold?
No, there's nothing comparable that's sold. This is the most comparable property and it's a fucking laundromat pharmacy.
So are you thinking it might be tough to go ahead and sell this home?
Well, it's just— I mean, I'm not saying that. I mean, here's the thing is it's not a bad location. This close to— what is this? Yeah, it's not a bad location at all. In fact, my— I'll probably send this to my mentor, who— he lives in Mobile. Okay, so he's gonna be very familiar familiar with this and he's gonna have a good idea. Um, so that's the thing is right now I just know from looking at this because of the lack of comps, but also it's a nice property and it's in a good location close to the water, like this is gonna be desirable. Somebody might want this, you know? Right, for sure. And so, and at his price of $250,000, that's the thing is, is if this property is in the upper $300,000s, then $250,000 probably works.
Yeah.
Um, and I see this at $385,000, right? So this sold, so I'm gonna add this. So look, I just copy and paste the link and I'm putting this in as-is comps. Now I'm sorry, because the reason why I'm putting it as-is is because we can see here this hasn't been updated, right? What the fuck is this? What the fuck is this atrocity? What the fuck is that? The toilet's blue, boys. The toilet is fucking blue. All right. But similar, 2-car garage. It is split level. He's got some kind of fucking lake. So this is going to be a similar property. I mean, if this sold for $385,000, then— and it's, it's as-is. So I'm saying this guy's house would clean up.
Yeah.
Now I don't want to use this calculator.
So remind me the difference between ARV comps and as-is comps.
ARV comps are renovated.
Okay.
That blue is hot, Roy. That blue is not hot. All right, so here's the thing. It's kind of a fucking big-ass house, but I'm definitely just gonna send this to Ren because we'll just say— I mean, I honestly think you get $400,000 for it, not $4 million. $400,000. $100,000. So on the rehab, that's gonna be the biggest fucking thing. I'm probably gonna put at least $100,000 into this. Now this is where I'm just kind of estimating because, I mean, look, even a light cosmetic, it's saying it's only $100,000. Um, but I just know in Alabama things are going to be a little bit cheaper. So I think $100,000, if you buy it at, let's say $275,000. What does that make the numbers? So I'm just coming here and I'm going all based on the cash on cash— oh, sorry boys, sorry YouTube. So I'm going based on cash on cash return. So I can see if you have to put $100,000 into it, if we sell it at $275,000, that doesn't work because they're at a negative 2% cash on cash return. So if we go to $250,000, 4.5%, that still doesn't work.
If we go to So your estimated rehab cost for this property is $100K?
Um, right now it is. I mean, I'm just kind of playing with numbers, just kind of seeing how things check out. Yeah, but what I can see right now is that more than likely— because here's the thing, here's what I can tell you, is as a 3,000-square-foot house, just to fucking redo the paint and the flooring in this bitch is gonna be fucking expensive. All of a sudden, if you start fucking with the kitchen, all that. But I can definitely see this number going up if you start to do all of that, right?
Right.
Um, but how much higher do you think that number would go up with those repairs?
What do you mean? Like, I don't know. That's the thing is right now it's all speculation. I just don't know. There's no—
it's just estimates, right?
There's no comparable properties to go against. So if I'm coming out to this big area sort high to low. There's a $533,000 that I can't see. It seems like a different kind of house though, but it is nice to know that stuff is selling for upward— what the fuck? What is this? What is this? This is a very similar house. Oh, and we got pics. Let's fucking go.
And there's a pool.
No way.
It's a nice house. House.
No way.
All right, that's our fucking comp right there. So this is the ARV comp. Fuck these guys, get out of here. All right, that's the ARV comp. Um, and it sold in March.
Oof.
So that's not great. Interest rates were much different in March of— oh wait, what the fuck? Oh, this is March of 2023.
Yeah, yeah, that was like 2 months ago.
Wow. Okay, so that, that changes our numbers quite a bit. Yeah, if we go, let's just say 500 still being— now if we sell this thing for 275, we're in the money. Now I still don't know enough about this market. I right now just— I mean, if I didn't— wasn't able to contact Ren, I'd probably still I'll just lock this up at $250,000. But I just have the luxury of being able to text Ren and say, hey, just talk to this guy, because this is something Ren would buy too.
So Ren is an investor and he knows this area, basically is what you're saying, right?
Ren is a wholesaler who does fix and flip, and he does— he's very good at wholesaling though, but he does also fix and flip, and he buys rentals, and he owns a condo over here somewhere.
Oh, wow.
Like, he fucking comes to the beach and fucking fishes and shit somewhere out here. I don't know.
See, it's not about what you know, it's who you know, man.
Yeah. All right, cool. So yeah, I'm gonna send this. We'll send that to Ren. Um, I'm trying to think of the best way. I'd really like to text him, but my phone is currently occupied. Um, All right, I'm gonna go have my dad text him. Be right back, boys. You can come with me.
Okay, sounds good.
Um, what's the lead name though? Look at it, don't say it aloud, but William— what's it? Just remember his last name.
2A2, right? That's going to be the new first 3-month ability. So if you're equity in the property, or if you want to be straight rental, that'll go to 10.92. They don't target that.
People buy them, right?
They can sell.
It's just new and everything else.
I didn't have a jump up, but it seems to be there for customers.
Probably 30 days to get to Florida. We don't, we don't do this until the day after Because I'll close it before they do it.
That number I'm going to give you is going to be made public, right? It's like, I don't—
I believe— I believe you can build a hedge fund with an investor and you can build an S&P.
I'm not trying to sell a product to an S&P.
I'm just trying to build a hedge fund. And this goes into two weeks. I've already been building. It's not how you guys do business.
I'm not—
I'm just not happy with the product.
That deal's canceled.
The gas house.
But that's really the only house I can see at.
But it's— it just—
well, it's at $400,000.
That works.
Well, and that's the thing is there's some things, there's some small things that came up, but I mean, out of full renovation, I think you push back. But it was something that I was wondering if we should send a rent.
Yo baby, told you all it takes is one person answering.
Literally, man, just like that, huh? Yeah, I could see it. I could definitely see the potential in this one here.
All right boys, that took a lot longer than necessary. Appreciate the 87 of you guys who stuck around.
Oh, shout out to the 87.
All right, so watch this. We're not gonna make the offer right now. I'm gonna call him back. We're going to stress test. Yes, Asset Printing. He was watching the live and was like, hey, I'd like a job. And he reached out, he filled out the application, and he came in for an interview, and he sold me on why I should hire him. Now here he is.
Hello?
Hey, William.
Yes, sir.
Hey, it's Tyson Smith with We Buy Homes Cash again.
Okay.
Hey, so I think we're close. I just got a couple questions I want to ask. Um, all right, on that pool, is, is everything working with it? Like, is it filled?
Yeah, yeah, it's filled.
Is it like—
is it just needs to be— it needs to be cleaned.
Okay.
But I mean, it looks like it looks every, every year before I clean it.
Okay. It's, uh, but it's in working condition?
Yeah, yeah, it works. Everything works. Now the, the pump, you know, it doesn't have a pump house over it, but it all works.
Okay, gotcha.
Yeah, I've been, I've been using it every year.
All right, perfect, perfect.
I lost how I lost a bunch of weight.
That, that certainly helps.
Um, you got a real nice cover over it right now. It's covered.
Good deal.
Yeah, it's got a real tight stretched, you know, vinyl cover over there. I think it's vinyl material.
All right, all right.
What else you need?
Um, last thing is, any cracks in the ground throughout the property? Like, is there any potential for something to be wrong with the foundation?
No.
Okay.
I, I don't— I haven't seen anything like that. And that's that, you know. Like I said, I pulled the carpet up so you can see all the the concrete.
Perfect.
In the living room area.
Perfect.
I pulled the carpet up. That's where it needs the hardwood floors.
Okay.
And I'm looking, I'm looking in the garage right now. I don't see any cracks. I painted this with that, uh, epoxy and put the flakes on it.
Okay.
Uh, it's actually looks good.
All right, I love to hear it.
So right now we It's real good and level too, because I was gonna pour the floor in there, do a real nice epoxy floor, and I was gonna pour it. So I checked the level, I poured like, I poured little spots of water all around, and it stuff didn't run anywhere. It just stayed where it was at, little puddles, it was perfect. So whoever poured the slab actually done a good job.
All right, good to hear. So right now I can tell you we have it approved at $240,000. 40, but with everything, if the pool is all good, I think I'll be able to get you that extra 10. Okay, so do you— let me— so let me go get the final approval, let them know everything's good with the pool, everything sounds like it's good with the foundation, um, and then let me give you a call back in— it'll be like 1 minute. But, uh, are you like—
are you—
do you have access to your email right now?
Uh, yeah, on my cell phone.
Yeah, perfect. All right, let me go get that final approval. I'll give you a call back in like 30 seconds.
Okay, thanks.
All right, thank you.
Bye-bye.
Cool. Um, now I need to check and see if his wife's on title. Uh, septic or sewer? I definitely should have asked that, but it's not—
like, um, based on what he said, could you basically say that it was city sewer?
No. Okay.
It could very well be on a septic tank. I don't think it would be, but it could be. Now here's the thing, is his wife on title? No, she's not. Let's fucking go.
So if she was on title I would— how would that change?
Oh, I would just need to get her email, and it wouldn't be a closed deal until she signed it as well.
So both of them would have to be in agreeance of—
well, yeah, well, I mean, I, I— not that, not that it's a huge deal, it just makes it easier if only one person has to sign, right?
If she was on it, would you have to get her on the call?
Oh no, just tell them to— hey, I would just say, hey, what's— yeah, what's your wife's email? Hey, okay, here's how this is going to work. I'm going to send it to myself. I fill it out, sends to you. Once you fill it out, I'll send to her. Once she's filled it out, then it's fully executed. We're good to go.
Okay.
All right, so, and where did you go to find out if her—
his wife was—
I went to Batch Leads, and this just pulls from public record.
Oh, that's the Batch Leads that you always talk about.
Okay.
Yeah.
Um, look, she could be a cosigner on the debt, but that doesn't mean she's on title. I get an email from him. Like that. I just added a little Roll Tide.
Nice.
Um, how am I selling? I'm gonna sell this to my fucking mentor. Gonna have to pay me back some of that money I pay him every single month. He said he wants this closed. Uh, we'll just do the end of fucking next month.
We'll do June 29th.
Wait, could you scroll back up to the first—
yeah, first page.
What?
So we're at Says escrow agent. Oh, it already has all the information for that.
Yeah, it's just automatic, it's just in the template.
Okay, uh, and then yeah, we'll get the attorney in fact as well. All right.
All right, let me come through and sign this.
So this will be your 15th, right?
Well, once it's signed, it will be.
Dude, that's killer, man.
Hello?
Hey, William. Yeah, great news, bro, we got it. So, uh, okay. That offer should have just came to your email. Um, let's see, let me make sure I've got the right email on file. Give me a sec.
Yeah, I think something— I just looked, picture When I get back to the house, I'll look at it and I'll do that. All right.
All right. Sounds like a plan. When do you think you'll be back?
Probably 15 minutes, 10 to 15 minutes.
Excellent. All right. And then do you want me to give you a call? So if you have any questions, I'm right there. Do you want to give me a call after?
Yeah.
Yeah, I'll give you a call.
All right.
So this number, right?
Yes, sir.
All right.
All right. Thanks, man.
All right. Thank you, William. Pleasure doing business with you, sir.
Bye.
See, that deal, baby.
Yeah, but I fucking hate that.
What do you hate?
When people don't sign right away.
He's like, yeah, so I gotta do this real quick, take 15 minutes. Do you think people just say that to kind of think about what just happened? What, like they come up with it?
No, no, I do something, you know. It sounds like he's probably— look, the fact he's going to like get his shit shut off, like that means he's fully committed. He's selling the place. Yeah, but you just never know what could happen. Somebody that made him an offer could call him on the way over there and be like, hey, you still can sell? He's like, well, actually, yeah, I am about to sell for $250,000. And then they're like, I'll pay you $255,000. He's all right, send it over. Sounds true. Has that ever happened to Absolutely. Dude, I've been on the phone with somebody before. I call them up and I'm like, hey, are you still looking at selling the house? Yeah, there's actually two gentlemen here right now, we're about to sign a contract. I said, for how much? Whatever, they tell me the price. And I said, I'll pay you $5,000 more right now. And she said, really? I said, yep, I'll send the offer over to your email. She said, well, send me that offer. Typed it up, sent it over, and I said, as soon as you get this and you look at it, will you tell those gentlemen to leave? And she's like, yeah, Yup. Gets it, she's like, yup, alright. She says, hey guys, sorry, the house is sold. And you can hear them being like, what?
Good shit, dude.
But the same thing has happened to me on the other end as well.
Yeah, vice versa, right?
How much was the offer? A quarter million dollars. Alright, which state? This is in Alabama.
Alabama.
"Got to ask about city sewer/septic." Yeah, look, it's not hugely important. Should I know it? Yes, but that's fine. Doggo will get it in the seller's same page call. Be all right.
Someone said, "W Tyson. Tyson is a menace." Dude, this guy's a beast, man. You hang around this guy, you're going to learn a shit ton.
"Hook me up with somebody in Texas." What do you mean? Call RJ Bates, bro. RJ Bates in Texas. He's the guy you want to go learn from. I don't think he'll sign or call back. Well, user 6853260658, I hate your energy, bro. Change it. Oh dude, I've got like a zit or something on the back of my ear. It's fucking hurting.
Those are the worst.
All right.
Okay. And we get right back to it.
Now that was a hot lead, right?
What do you mean?
William?
What do you mean a hot lead?
Well, warm lead, like they just filled out information like 2 days ago, right? It wasn't in the bucket list.
No, this is just uncontacted. How much we make on this one?
I don't know.
Minimum $20, we could, I could see us making up to like $50,000.
50 though.
All right, Coolville, Ohio. What a cool place. Will you do me a favor and get me a, uh, some water? Like a couple Liqui Des?
Thank you.
Yeah, thank you. Um, no, absolutely no Beyblading allowed in the office. That will result in instant termination. Who's the new dude?
Hello?
He is a new, uh, he's a new acquisitions agent we hired, so he's training. Um, what do I need to do? Thank you. All right, who built your Podio system? Guy named Manu. All right, what the fuck was this? Negotiating insurance claim. I gotta call him at the end of the week.
Hello, calls to this number are being screened by Smart Call Blocker. If you're a family member, friend, or invited caller, please press pound to be connected. If you're a solicitor, please wait a moment while your call is connected.
Boss, if you send me a DM on Instagram, I'll get you connected with him.
You've reached 594 Damn it.
Drew, after watching for a couple weeks and studying cold calling, I just got a property signed with a $40K fee. Thank you for these live streams, man. That's what I'm talking about, Drew. Good shit, man. That's on you, bro. Taking action. See, let that be a lesson for all of you guys. It's one thing to sit here and learn, and that's good. Stay here, learn, like, engage. But It's another thing to go take action on what you've learned. I can text. Who the fuck is that? What about the igloo in Alaska? Dude, she like texted me a fucking book. Literally like a 5-chapter book about everything about the property. And then the end of it, she was like, writing all of this has made me realize I'm not ready to sell. So who knows?
All right.
Who was the bearded dude on TikTok that was in wholesaling that passed away? I have no idea. That sounds sad. Yeah, YouTube is probably the best place, the premier place to learn about real estate, to be honest. What about the older guy with his kids? Chris, that's who I just called. But I'm going to leave him a message.
I'm going to call him again, but I'm going to have to leave him a message.
This guy seems like he'd like that.
Hello, calls to— please wait a moment while your call is connected.
Uh, Luke, I'll answer that in one sec, right after I leave this message. Good question though.
You've reached 594-7117.
Leave a message and we'll get back to you as soon as we can.
Hey Dawn, this is Tyson over with We Buy Homes Cash. I was just calling to check in and see to see if you had had a chance to speak with your son and if you thought that you were still looking to sell the property over in Rockport, Maine. If you are, please give me a call back. You can call me at this number. Thank you, Don. Hope you have a great rest of your day. Okay, so Luke Phelps asks, how do you change your opener/hello script when cold calling lists versus inbound warm leads? So when I'm calling inbound warm leads, I'm saying, hey, Don, "Hey, this is Tyson. It looks like you filled out a form on our website about selling your property on XYZ Street." However, if I'm just cold calling, the way I'm going to do it is I'm going to call them and I'm going to say, "Hey, Don? Yeah, hey, this is Tyson. I was calling to see if you were still thinking about selling your property on Street." Doesn't matter if you've never talked to them. "I was calling to see if you were still thinking about selling." And they may say, "I was never thinking about selling." It's like, "Oh, okay. You don't want to sell?" No? No problem, move on to the next one. But they may say, "Yeah, I was still thinking about selling." Perfect. Do you have about 5, 10 minutes I can ask you some questions about the property and that way we can see if it fits our company's buying criteria? "Yeah, I do." Excellent. Go into the script. What's your website? Website for what, Kobe?
So the reason why you left a voicemail to Don is because you already talked to him on the phone? I will— like, you had a bit of a situation?
No, I've talked to him. He's an older guy, and like, he— the reason why I left him a voicemail is because he got pressed that I didn't call him back at a time I was supposed to, and I did call him back. But if I leave a voicemail, then there's recorded proof that I fucking called him back.
There you go.
All right, Tyson the Goat, thank you, Mr. Spray Foam Guy. I appreciate Appreciate it.
All right, what else do I have to do?
Tony. Tony said she has another property she wants to sell. Uh, Luke, if they ask why are you calling me, I absolutely will be like, well, I actually pulled I pulled a list of properties that have liens on them and it looks like your property came up on that. So that's why I'm asking if you'd like to sell. I would definitely address the elephant in the room and be honest with them and tell them why. Like, hey, I'm sorry, I pulled a list of fucking pre-foreclosures. Looks like this house could be in foreclosure soon.
Please leave your message for—
No answer from Tony. Fucking lame.
Whatever.
It's alright. On. Um, are you going to reach the 250K goal, Lexi? I sure fucking hope so. But yeah, we, we're, we're, we're on track. All right, hasn't opened it yet. Okay, do we get the sorting? Last activity, oldest first.
Okay.
Riley, I don't know, man. I can't get Terrence on the phone. I don't know what the fuck his deal is. What's your main form of marketing for gaining your leads? Google pay-per-click ads. What's your biggest deal ever? It was $130,000. It was $132,000. Tyson, bro, should I double close my first deal or no? Don't know why you would. This is all a Ponzi scheme. Well, you've just let me know two things. Number one, you don't know what wholesaling is. Number two, you don't know what a Ponzi scheme is. Is that a statue behind you? No, it's a fake plant and a Caleb. Can you show me a check that this is real? Go look at my TikTok, bro. I post the checks and the stuff. It's, it's out there. I don't like doing it though, makes me feel like kind of an asshole. Alright. So wait till after my first deal to get my LLC. I wouldn't get an LLC till I'd done like 3 or 4 deals, honestly. I used to work in title and they refused to work with wholesalers. Why though? I mean, because some title companies don't want to do it. They're afraid of liability and that's fine. Because there are fucking million more that will. Can I come work for your company? I don't know, can you? Sell me on why I should hire you via TikTok chat right now. The tax savings in an LLC will make it worth it. Yeah, probably not, probably not, man. Not in the beginning. Maybe, I don't know, I guess whatever, if you can write off some like Miles or something. I don't know what you're gonna be doing to write off though. What's your daily marketing budget? I don't know. For daily, I don't break it down like that. Do you know Tom Cruise? Not personally. Dude does not respond to my DMs though. I'm constantly badgering that motherfucker on Instagram. Why did you decline that one? It came from Podio SMS, figures, Ryan's. Oh, okay. Yeah, tax business, dude, paying taxes sucks, man. It's just what it is. Monthly budget, $30,000. Yo, Tyson, been getting interested in getting into real estate, whether it's wholesaling or being an agent. Where would you say the most money is, or just what do you feel is the best option? They're both great options. They're both a ton of money in there, man. Both are amazing. There's realtors who fucking kill it. There's wholesalers who fuckin' kill it. There's also realtors who don't make dog shit and there's wholesalers who don't make dog shit. Depends on what you prefer, man. For an initial limited marketing budget, Google AdWords your preference over Facebook, Instagram ads? If you have a limited budget, I would start with Facebook or Instagram ads. You're gonna get a lower cost per lead that way. What are you messaging Tom about? I'm always trying to sell him houses. I'm like, Tom, I know you're buying a lot of houses, check out this deal I got. And he just doesn't reply. So what should I eat for lunch? Connor, half a pound of ground beef, half a cup of rice, quarter ounce— or I'm sorry, quarter cup of shredded cheese. All right, Jenny Jacksonville.
Hello.
Hello, Jenny.
Sorry, I'm not available right now.
Fuck! I thought she actually answered it.
Dude, I just got pwned. Hope you're putting that marketing spend on a business points earning credit card on advertising spend. Of course we are, Luke. Fucking, our advertising sends me to Cabo once a year. All right. Dude, Jenny absolutely just fucked on me. But somebody fucked on me way worse one time. I can't remember what the voicemail was, but it fucked me up. And you know what it is? It's karma. Because I always used to make like fake voicemails and change them up all the time to piss my mom off. So it'd be like, hello? Yeah? All right, bye, or something like that. And then I would change them too. I'd be like, hello? Yeah, Mom, what's up? All right, bye. And then like, dude, she would be furious. So I'd have like— is there any scarier feeling than being in like high school or middle school and you have like 5 missed calls from your mom? You just know you're fucked. Make it 10 times worse when you just fucked on her with a fucking joke voicemail, dude. Hey, has anybody seen the TV show Archer? Have you seen the TV show Archer?
I haven't seen it.
Dude, it's like an animated TV show, but it's like adult animation, so it's you know, like Family Guy, South Park. Yeah, but it's about Archer and he's like a spy and his mom owns like the, uh, spy intelligence agency that he works at and it's so goddamn funny.
Is it comedy?
Yeah.
Nice.
All right, what's the best way to start a business like yours and how long did it take you to get where you are now? I've been doing this for almost 3 years, Drew. Amanda, I've never— I was never really able to get into F is for Family. I've got friends that really like it though. Okay, I already called this guy. What the fuck? What's the name of the drink you have? Liquid Death sparkling water.
Are you—
this guy look into this yet?
No, he hasn't opened up the email yet.
No, shit. Try Liquid Death Grim Leafer. What flavor is that, Preston? Sounds interesting. Uh, Hefty Kid, no, I never did Driving for Dollars. I know people who do though. It works.
Please leave your message.
Sweet tea, only 20 calories. I'd be interested in trying that.
Let's call her again.
I would definitely be interested in trying that. I never tried anything Liquid Death had besides the sparkling water until this weekend, and I tried their mango flavor and it was so goddamn dank. So I'm definitely open to trying their other stuff.
Please.
What's your, uh, go-to energy drinks?
I don't know, I don't really give a fuck. I'm just saying. Uh, Gary, I have not tried that, but several people have told me to try it, so it's definitely on the list. The Liquid Death Dragon Berry. What kind of software do you use for your landing pages? Heavy D Kid, I use MinutePages.
Hello?
Hello, John.
No, this is his wife.
Oh, hey. This is Tyson. I believe we've actually spoke before. I was interested in buying that property over on Big River Overlook Drive.
Okay, uh, could you refresh my memory? How much did you offer?
Um, I haven't made an offer yet. I actually haven't had a chance to have a conversation about the property yet.
Oh, okay. Um, We're on our way out to lunch. Would it be fine with you if I go ahead and send you pictures of the home and then get back with you after we go to lunch?
Yeah, yeah, that'd be excellent.
Would that be okay?
Yeah.
All right, okay, thank you so much.
Thank you, bye-bye.
Bye-bye.
Potential. Sevierville, Tennessee. Sevierville, Tennessee. It's probably in the middle of fucking nowhere.
All right. What the fuck? Oh shit, dude.
Guys, I bought these fucking pool chairs yesterday. Actually, my girlfriend bought them, but I was carrying one of them and like fucked up my back somehow. It's because it was all weird and there's like water in it, so like the displacement was all fucked up and got my back feeling some type of way right now. Not too chill. I just demolished the Whole Foods bathroom. Let's go, man. Let's go. Doing the Lord's work.
Please leave your message for Kyle.
There's many chairs. He could sit down if you wanted to.
Uh, yeah guys, I actually have a chair right behind me. I could sit down if I want, but it's better for me to be over his shoulder and kind of look at what he's doing here.
Please leave your—
Also, standing is very healthy. Most people sit too much nowadays, myself included, absolutely. But standing is good for you.
It helps with your posture.
Yes, that is why.
Maybe that's why your back's all fucked up, Tyson.
It could be.
You're sitting down all day, bro.
Well, especially— and like when I'm like home and I'm like on my computer and I'm gaming or something, I'm always like fucking sitting like some iPad kid like this and shit, or I'm fucking like over here like, you know. Um, no, Bama guy. Oh dude, He viewed. He viewed.
Just right now?
Yeah, that's what I'm fucking talking about. All right, we'll give him 5 minutes and then we'll fucking call him. All right, William Vickery. Don't say his name.
Oh yeah, sorry.
Okay. What the fuck is MT?
Montana.
Word.
Uh, Pill, he just looked at the contract.
So we're gonna give him like 5 minutes and then I'll call him and I'll be like, "Hey, did you see it?
Oh, you did?
Excellent.
So you'd want to go click there in the bottom." Your call has been forwarded. Riley, I've actually been to Big Sky. I went there for a bachelor party. It was during the summer though, so we didn't go skiing or anything, but beautiful place. Also, I started watching Yellowstone with my girlfriend. Definitely made me want to go back to Montana. They didn't pick up, hahaha. What the fuck is wrong with you, bro? You psychopath. Bro's trying. You guys, I'm always open to laughing.
What the fuck?
What is that, bro?
It's the feds, dude. Fucking don't even want to continue that one. Yellowstone any good? I've only watched like the first 2 or 3 episodes and so far huge fan. Not a fan of fucking Beth Dutton though. That character has been pissing me off. She's just like trying to be the most edgy, like, what the fuck is this, dude? Why isn't there an address. Been on a 34-hour fast.
Please leave your message for—
Let's go. How long are you going to fast for? I've never done more than, I think, like 30— let's see, 24— yeah, 36 hours is the longest I've ever done. Quote of the day: We are what we repeatedly do. Excellence then is not an act but a habit. Tyson, your ancestors are proud of you. Keep going, G. Dude, Superior, that's what it's all about, bro. Our ancestors worked very fucking hard to get us here, and we are the direct result of that. We must prove to them that their sacrifices were not for waste.
Facts.
She's gonna keep pissing you off the entire show? Goddamn it, I was afraid of that. Well, here's the thing. So my girlfriend's parents love Yellowstone, like love it so much. And like one of the first times I ever met them, they like threw on YouTube Beth Dutton highlights and we were like watching and they like get super like riled up over it and stoked and like that's great but like I'm seeing her and I'm just like dude it's just she's trying to be so edgy and like not, not a fan, not a fan. 48 hours, all right let's go bro, you're fucking Your gut health and everything's going to be so reset, dog.
Please leave your message for Justin.
I am so confused by that comment. All right, Ponchatoula, Louisiana. What the fuck? Raven, what's up, bro? I just saw you joined. How are you doing, bro? When are you coming back to Arizona? I appreciate that, man. Dude, Raven, I'm at, I got monetized on YouTube, bro. I've made like $9 already this month. How fucking sick is that? July 16th? All right, let's go. What are we gonna do? We gonna go golfing? We gonna go float down the Salt River? Like, whoa, what's the plan? Where are you gonna spend it? Dude, the $8, that's going straight to 3 Pro V1s that I'm gonna slice into the fucking water.
Luis Flores says, your turn, Caleb, quote of the day. I got you, bro. My quote of the day is, opportunities don't happen, you create them.
Who said it?
Don't know, but it's a good one.
That's a good one.
"Hey, I reached out to this one seller and he wanted me to go through his agent. What should I do in that situation?" I personally don't deal with on-market deals, man. So I'd be like, "Okay, cool. Yeah, I will." And then I would never call him ever again.
All right.
Dallas, Georgia. That's a place?
The fuck?
Next Level Your Wealth, thank you, bro. I do appreciate it, man.
There's a city in Georgia called Dallas, I guess.
How many deals so far? We're at 14. Oh, I'm gonna call fucking homeboy.
Hello?
Hey, William.
Hey, bud.
Hey, it's Tyson again. I just wanted to check in and see you got the offer.
Yeah, I was just trying to read it, man. There's a lot of stuff going on around here.
Yeah, yeah. Um, yeah, so that's why I kind of wanted to be there to answer any questions you may have.
Yeah, I was just looking over the electronic thing, just trying to— just reading it, and I just started reading the contract.
All right, and then are you viewing it on your phone? Yeah, okay. So one little tip is that it— on the top left you'll see it says like mobile-friendly version turned on. I would turn that off if I were you. It should make it easier to view.
Okay, all right, all right, I'll check it out. I'll check it out. All right, let me get it off. I'll read— I'll give you a call back.
All right, sounds good. We'll talk soon.
All right, thanks.
Alright, bye-bye. Alright, good, good, good, good, good, good, good, good. What time is it?
11?
Dope.
Oh, fuck.
We've got 31 SMS/call response needed.
Fuck that.
Alright, I'm hesitant. I don't want to call any new leads because I don't want to be on the phone. If William calls back.
That's smart. So basically you want to make sure that you get to the point where they're actually signing the contract and then you move on to your warm leads?
Oh, I just, I mean, here's— no, I mean, yes, we always want to work the warm leads the soonest, like, or our order of operations here is what can I fucking get signed right now?
Yeah.
And so my biggest thing is I need to be available if this guy calls so I can get this deal locked up and not be fucking on the phone with somebody else, right?
So if you call a warm lead right now and you get them on the phone and they're talking about how they want to sell their property, and then you get into the— yeah, details and all that stuff, and then the guy calls back and he's like, right, you know, and then you don't respond, so that I could see how that could be an issue.
Yeah.
So just go through the lead bucket.
Oh no, I mean, no, I just don't want to— I don't want to get on the phone with anybody. Yeah, just because I'm going to wait in the next 5 minutes or so. If he hasn't done anything, then we'll see. All right. For the rest of the entire whenever you go to lunch, I want you to go listen to Ryan, see how he does things different than I do.
Okay.
But it still obviously works. But also pay attention, he's much better at fucking making sure everything is done right in Podio. This is gonna be one of the most important things for you to learn is to make sure that you fill out the shit that needs to be filled out.
For sure. So I'm gonna do that during lunch or you'll make—
No, no, yeah, go right now.
Okay.
All right, everybody. Nice to meet you guys.
They're good people.
Keep watching this live, you'll learn a lot, trust me.
Days Gone, you can find off-market deals by marketing to off-market houses, right? Alright, we're just going to be kind of chilling. Because like I said, I want to wait. I need to be— I need to be available if this guy calls. Caleb's G. Yeah, man. He seems like he's a fucking good dude. Excited to see what he does. All right. No, Nike Fruit Cup. We started it together. What do you use for your leads? I run Google Ads, Facebook Ads, Instagram. Ads, YouTube ads. Yes, we see potential in Caleb. What's for lunch today? Half pound of ground beef, half a cup of rice, quarter cup of cheese. New hire? Yeah. Do you give him 90-day probation? No, basically the way we do it is we just have goals for him. So we have goals in the first 30 days, goals in the first 60 days, goals in the first 90 days. And yeah, by that time either he'll make the cut or he will not. Um, you can learn on my YouTube channel. It's going to kind of explain everything, how it works and everything you need to know. Gonna hop on carnivore? Landon, I'm really not a huge proponent of the carnivore diet. I don't think there's much good in like not eating good carbohydrates. Yeah, Asset Printer, exactly, man. I really respect a lot of it. Can you mentor me? Cam, depends. Where's the broccoli, bro? I don't really like eating vegetables, but my girlfriend makes me. Zach, it starts with a salary and commission, but then it goes to commission only once you build a pipeline. Okay. What is BFP? Uh, Taylor, that's right, I forgot. Let me write down your name. I'll make sure to— that we review your application.
All right.
Has Alabama House called back? Yeah, I spoke with him. He said he had it open. He was reading through it. And he's still on it. So what's the 30-day goal? Get a contract is the first, the first goal. Days Gone, we're consistently making over $100,000 a month wholesaling. Cold calling is the worst job in logistics. I disagree with you, man. I like it. I believe one of your YouTube videos has your personal number not blocked out.
What?
Whatever, I don't really give a shit. People want to text me.
Whatever.
Can you explain a 1031 exchange? So the tax code in the United States has this beautiful little thing called a 1031 exchange, and what this allows you to do is roll over capital gains you get from owning a property into a new property. So for instance, let's say you buy a 10-unit apartment building for $100,000, and then 10 years later that shit is now worth $500,000. You're a single man, so you can only claim, what is it, $150K of— or no, it's not your primary residence, an investment, so we'll disregard that. So you buy the, the 10-unit for $100K. 10 years later, it's worth $500K. You want to sell that. Now there's a $400,000 capital gains liability there that you would get taxed on at the capital gains rate. But instead of doing that, you can do a 1031 exchange, whereas you promise to roll roll over the profits into a new property. Then when you do that, the taxes get deferred, you don't pay any taxes, it's not a taxable event. So 1031 exchange is a way that people continue to build their equity, build their net worth without having to liquidate their funds and like having to pay taxes on it. You know what I'm saying? So what you do is let's say you need liquid cash, right? You said you sold, like let's say you bought the property for $100K, it's now worth $500K, You need the liquid cash. Instead of selling it, you can refinance it. If you refinance it, you get a loan for the amount of your equity, but that's not a taxable event. You don't have to pay taxes on that. Instead, you have to pay back, which is going to be like what, a 1% burn rate versus the, I don't know how much capital gains is, like 30%? If you're making that much, why don't you actually just buy and flip houses? Because I make more money wholesaling them. Wholesaling is more scalable than flipping, in my opinion. Yes, wholesaling is also much less complicated than flipping houses is. Why not do both? Yeah, I mean, you absolutely could. Here's the thing, look, I may want to flip some houses in Arizona if the market changes. Changes a little bit, I'd like to flip some houses with my girlfriend. I think that'd be fun. But flipping to me would be more about like a hobby and less about making money for me. Could a single person do a million in a year? Yeah, I think so. Hire a team that handles the actual flipping. That's a lot easier said than done, bro. Yeah, wholesaling, much less liabilities, faster cash conversion cycle, way less less cash intensive, less market, or no market risk. There's just a lot of bonuses. Plus, it's a lot easier to do 100 wholesale transactions in a month than it is to do 100 flips in a month. Yeah, it would be fun, Meredith. We definitely gotta figure that out. Yeah, no, Days Gone, it's not like I'm just profiting $100,000 a month. Yes, we have a team, commissions we pay, overhead, all kinds of different stuff. Cam, you say that, but it's really not the case, man. Do you wholesale in Savannah, Georgia? I've never done a deal in Savannah, but Savannah's a great market for wholesaling. First dream car you're buying? Lamborghini Huracán, bro. But I got a bunch of cars I want. Do you do both, sell and buy? Yeah, man, I don't make any money buying shit unless I sell it, so we're doing both. Uh, you think you'll actually be able to afford a Lamborghini? Deebo, it is not a question of if, it is a question of when. I am destined to drive Lambos and Ferraris and Porsches. It's just, it's written in my blood, man. It's just what it's gonna be. You guys don't understand. How much do you think someone can make solo? I think it'd be, I think it's very realistic to make $60,000 profit every month wholesaling by yourself. But you'd have to work a lot. How many novations are you running a month, bro? Quite a few. Quite a few. Did you end up passing on that realtor info for the Clarence, New York property? I don't know if I did. I don't remember. Love your mindset. I appreciate it, bro. Worked very hard on that. $60K a month for a single person? Yeah, I think you could absolutely make $60K a month. I think that, look, if I just wanted to go out and make $60K a month, I could definitely do it completely by myself, buying and selling houses. Yes, user 1437, if I make $250K, I could easily— I could just go buy a Lambo cash. You're absolutely right. But is that the smartest financial decision? I don't know. Now, when it comes to cars, I'm not all about like maximum optimizing my finances, I realize that I'm buying something stupid, but I would prefer instead to roll that cash into an asset that pays me enough money to pay for the Lambo. You know what I'm saying? Are you and Blake ever gonna go separate ways with the business? I would never want to, man. I fucking love working with my dad, and he just brings so much to the table. He's such a fucking smart guy and so much grit. I love working with him, you know. I would never want to just something about myself. Ian, you sell to hedge funds at all? Yes, we do. When do you think you'll be at the point of $250K monthly revenue consistently? This year, some point this year, D. And this is without a team in marketing? No, you're gonna have to spend money on marketing for sure, but you don't need a team. It's just you're gonna be doing everything. You're gonna be doing the acquisitions, the dispositions, the transaction coordinating, and the marketing. You're gonna be doing all of it. You're gonna have to work a fuck ton if you wanna make $60K a month, but it's absolutely possible. Christian, I use Podio. I use Podio that I've been building out with the developer for quite some time. I'm gonna take this time to go through all of my goddamn emails.
All right.
What are some books or things that have helped you on your journey? I mean, dude, it's not necessarily like one thing I can tell you, man. What I can say is that I've just built a habit of trying to become better every single day. So that's reading a ton of different books, it's listening to a ton of different books, it's being very conscious of all the media I put into my body, right? Instead of listening to music, I listen to audiobooks or I listen to podcasts. And it's that compounded over time. And it's just also, it's not like one specific thing, man. I read or listen to whatever I'm interested in. You know, if I start reading a book and everybody says it's so good and I'm fucking bored by it, I stop reading it. You know what I'm saying? Ben, I think wholesaling in California is a very lucrative thing. I think that that's one market where it's very possible to hit $1 million a month in that single market. You gotta spend money. It's a lot more competitive, but the rewards are greater. Still trying to get my first wholesale deal. I got a couple transactions, but my buyer thought it was too much work. What are some common mistakes? I believe I'm doing everything right. Just by waiting, on the one. Some common mistakes are not underwriting correctly. People tend to be way too optimistic in their underwriting. They don't account for enough repairs and they value the ARV to be too high. So I think that getting more real on that is a huge thing that a lot of people can work on. Got a $30 million house lined up to sell for $35 million. That's what the fuck I'm talking about, D. Goddamn. Is buying a franchise a good idea? I don't know. I've never done it Wholesaling in Ohio, great place to wholesale. How much cost of marketing you think it would take in SoCal? I think if you want to compete, you got to be spending like fucking at least $50K a month probably if you want to compete in like PPC. But I don't know. I mean, look, I'm not the guy to ask. I'm not crushing in California. So Louisiana, another great state, guys. Every single state is good. For wholesaling. I got a fucking student in my Wholesaling V2 program that's crushing it in fucking South Dakota. And I was like, bro, I don't know how you're doing this, but I love it. Where are you crushing it the most? All over the place, bro. I don't have one market that I'm just like dominating it. I'm all over. Thoughts on purchasing, going short-term rental route, Airbnb? Dude, if you're interested in doing it, you absolutely can, man. I know people who are crushing with Airbnbs. Guys, everything in real estate works so long as you do it right. You know? Does Illinois have restrictions? I mean, it does, but I'm still doing it. What hours of the day do you find are best to get people to answer the phone? Dude, it just depends on the person. You know, it depends on the person. I don't think it's like, oh, I'm only gonna call during this time because that's when people have the best chance of answering. Like, you just never know when you're gonna catch somebody. Cold calling is not fun when your emotions control your actions. I think most things in life aren't fun if you let your emotions control your actions. This guy's still reading through the contract. Any decent rebuttal when cold call leads say, I get so many of these calls, how to differentiate? You relate to them. You say, oh, I'm sorry, I bet you are. It must be tiring. Talking to all these people, answering all the same questions. Let me ask you, how can I be different? How can I be the last phone call that you have to take and deal with? You just got to relate to them, you know? Absolutely, Landon, you're right. What's the longest you went without a sale? I mean, dude, I don't— you know, I remember getting started and that being like a thing, being like, fuck, dude, it's been a month, we haven't done a deal, or these kind of different things. It was fucking heartbreaking, man. I mean, but that's just all part of the process. It's all part of learning the business. But now, I mean, I, dude, I don't even remember it. I don't even think about it. Like, we get deals every day. All right. I just joined. What's going on? Seems interesting. Jorge, we are talking wholesaling real estate, my man. Right now I'm waiting for a contract to be signed. Mace Dog, we're definitely spending 30 G's a month. Has Ryan got a deal today? Maybe. I know he had some deal, but I think he was getting locked up this morning. Let's see. I've been doing this for 4 to 5 months, still haven't closed the deal yet. I mean, Dalton, dude, it's, uh, I know people who it's taken them a year to find their first deal. Oh, my dad would not start a TikTok. Maybe Ryan would one of these days. Jake, no, I do not own any rentals. We had 3 properties we were gonna hold on to. We ended up selling to hedge funds because we just were offered way too much goddamn money. But it's something I'm actively working on building a strategy, figuring out my market, figuring out my buy box for rentals. We're gonna start adding on. I'm basically gonna pick a market, start marketing in there. We're just gonna fucking buy everything. How close are you to $250K? I have no idea. I'm at 14 contracts though, that's what I can tell you. Locked up 14 deals, waiting on number 15 right now. Do you use your preferred title company in Phoenix when doing deals in other states, or always finding a local one where the property is? Luke, I've got like 4 different title companies that pretty much service like every single state that I need. So it just depends on the state, and I've got a different title company. Are you going to do market rentals or Section 8? They will be market rentals, more than likely. Are you gonna wholesale your rental draw?
What?
No, I wouldn't wholesale my rental deals. I'm gonna buy them. The ones I don't want, maybe I'll wholesale. So Dalton, I will say, man, 80 to 100 calls a day, it's a good start, but it's gonna take you a lot longer, man. You can easily with a dialer turn that into fucking 600 to 1,000 calls a day. Like buy them at wholesale. Yeah, I'm not gonna buy my rental properties on market. I'm gonna do my same exact marketing I do for wholesale deals. I'm gonna find discounted properties and that's what I'm gonna buy for rentals so I get immediate equity every single time. Time I buy one. I'm— what I'm toying around with, the idea is, is searching for houses with an ARV of about $150K and being all into them after the rehab, everything at like $100K. So I get $50K immediate equity every single time. And then the way my numbers— I need it to work out is to make $500 a month in cash flow. So every single rental we buy, we immediately get $50K in equity, $500 a month in cash flow. And I think that it would be very realistic for me to buy like 5 to 10 of those a month. How would you target your buy box with inbound leads? I would just start running market— marketing specifically in the areas and the zip codes I'd want to buy in where I know that properties are around the prices I'm looking for. Dre Vinci, I personally do not use BatchDialer. I use smartphone.io and that's just because it integrates very well with my CRM, but if I was just getting started, I would use Batch Dialer. I think that that's the best dialer or the most like easy to use dialer. Here's the thing, Dawn. I would recommend, like I would do everything I possibly can to make $500 so I can invest in a dialer for like 3 months. Like I would go work a minimum wage job, save up $500, and then I would start and try to do it. Because dude, it's just, you can, you're just increasing your output exponentially. All right, shit, dude, we've already been live for 2 hours. That's what the fuck I'm talking about. Time flies here on the phone. All right, well, I got my cell phone. I'm gonna go home, get some lunch, and, uh, I will await this guy's call. So I'll be back live this afternoon, and I will keep you guys updated on how this Alabama deal is going. Should have that one, should be a pretty good deal. But we'll be making some more calls this afternoon. So if you guys want to be there for that, make sure you hit the follow button now. Also, guys, I made another TikTok account. It's called Tyson Smith Burner, and it's just gonna be where I like don't talk about real estate specifically, but I'll be talking more about like, uh, working out, uh, my diet, just, you know, more personal, less about real estate. So if you guys are interested, go check that out. Um, have a lot of fun making those videos.
