$250k in 1 MONTH CHALLENGE (LAST DAY) | WHOLESALING REAL ESTATE

The video is a live‑recorded session where Tyson Smith runs through a day of real‑estate wholesaling activities as part of his "$250k in 1 month" challenge. The content interleaves multiple phone calls with prospective sellers (Jeff, Paul, William, Katherine, Tabitha) where Tyson asks property details, evaluates market fit, and presents either a fast cash offer or a higher novation offer contingent on a longer closing timeline. He explains his underwriting methodology, including comparable sales, renovation cost estimates, and projected resale values, and shows how he calculates offers (e.g., $237,500 fast price vs $300,000 novation for a $420k after‑repair value). The stream also includes behind‑the‑scenes commentary on his workflow: lead generation via digital ads, inbound forms, and cold‑calling; use of CRM, DocuSign, and video production equipment; promotion of his "Wholesaling 101" coaching program ($69/month) and mentorship. Tyson shares performance metrics (17 contracts, $152k projected profit, 7 deals in marketing) and discusses profit expectations for solo wholesalers ($40k/month). He answers audience questions about proof‑of‑funds, buyer sourcing, market selection, health routines, and personal preferences, while also handling administrative tasks like voicemail scripts, title issues, and contract logistics. The tone is informal, high‑energy, and sales‑driven, with frequent profanity and banter, aimed at both educating aspiring wholesalers and showcasing his own deal flow.

Hey, thank you for calling We Buy Homes Cash. This is Tyson. How can I help you today? Oh, gotcha. Let's see, is this Paul?
Yeah.
All right, Paul. Yeah, it looks like we were texting about that property of yours, uh, over on Tire Road. Oh, were you still looking to sell that place? Yeah, if you could get a good offer.
How do you guys go about doing it?
So typically what we do is we're going to ask you some questions about the property, and from there we'll be able to see if it's something our company would be interested in buying. If it is, we go ahead, we send you an offer in writing, and we pay cash for property in as-is condition. But this is in Yubilee, Michigan, right? What's that?
Uh, Upland, Michigan.
Upland, gotcha. Yeah, so I'm taking a look now and it looks like that the Upland population is too small, uh, for, for, for the property to be something that our, our company would be interested in buying.
Oh, okay.
Yeah, sorry about that. You know, I really don't. Um, your best bet I think is just to, uh, I would search like specific, like, hey, cash buyers in, and then whatever the closest town to Upland is. And I think that'd be your best bet if you're looking to sell it, or to list it on the market with an agent.
I'd rather not even go through a realtor and sell it outright.
Well, look, I'm going to tell you, Paul, I mean, I know it sucks paying the realtor fees and the closing costs and everything, but if you're looking to get the most amount of money for a property, every single time, 10 times out of 10, selling it on the market with an agent is going to be the way to go.
Okay. Yeah, I just thought I could Yeah, well, look, I'll be real with you.
You know, we are cash buyers in a lot of states, but every single time I tell people straight up, I'm like, look, if you want to get the most amount of money, I'm not your guy. I can offer you speed, convenience, no fees. We can get you paid, closed quick. But when it comes to this business, man, if you're a cash buyer, you're an investor. We're looking to make money on the property, and for us to do that, we got to get them at a discount.
Now Like, uh, like a house like mine, you know what I mean? Like the realtor said $165,000 to $195,000. You guys, what would you guys do if I wasn't—
well, so, so here's the thing. If, if I look up your property right now, um, and I'm looking out, I can't even see any comparable properties that have sold in the area. Like, there's nothing that is sold within you know, 50 miles of you in the last 6 months. So it's just like, like our company, you know, it's like if we buy something, if we buy this, we fix it up, who are we going to sell it to? Like, it's going to be on the market for a really long time, more than likely. If we look at what's for sale, like, in your—
they're going pretty fast, actually, because everyone wants to live out— the area is beautiful out in the country, and, uh there isn't a lot of houses on the market selling because there's not a lot of people selling. And the ones that do sell, it's all split.
Right. Well, hey, look, that's why I'm telling you, man, I think the listing on the market is going to be the best bet for you.
Okay.
I just thought, you know what I mean, cut that realtor.
Hey, yeah, look, I hear you, man. I mean, look, we sell a lot of houses and it pains me how much we pay a lot of these realtors. But You know, here's the thing is when you're able to get it on the market, you get the most buyer exposure, that's how you're going to get the most amount of money. Even after paying all the fees and everything.
Right. I was just curious like if you guys did like a bill of $80,000 or $100,000 or $120,000, what you guys usually pay or you guys pay real, real cheap?
I mean, I'm looking at this, I don't know to be honest with you, but my guess is it would come in probably under $30,000. Yeah, and I know that's not gonna work for you, you know. I would say to you, I'd say don't take this, dude. Go sell it on the market, you know. All right, well, hey, I wish we could do more, but I wish you the best of luck with it, Paul. Okay. All right, have a good one. All right, boys, not game to do an Ovation on this even. It's just so far out, boys. You can put on the market together, wholesale. That's what an Ovation is. But look, it's just, it's gonna take too much time. Hair looks A1, babe. Thank you, Riley. I appreciate you, man. Like the new backdrop? Yeah, so I got my mic set up, so I got my, my good mic put on over here. Got my fucking audio interface for it and all this jazz. And, uh, because of that, it takes up where my tripod used to be. So now we've moved you guys over there. You guys digging the new view? All right, I appreciate that. Fuck yeah, boys, I appreciate that. It's better too because now my YouTube chat and my TikTok chat are like closer together so I can see it better. The other one was better, huh? Well, we'll see. Do— well, we'll, you know, let's run this for today, and then once I see the, the clips that come back from my editor that are posted on TikTok, I'll see if I like the other view better or what's going on here. But, uh, yo, you guys seeing the sunburn right now? You guys seeing that sunburn? Got me fucked up. All right. Back to what I was doing. So check this out, check this out real quick. I'mma show you guys something. I'm going to show you guys something real quick. All right. May 21st, last month, we texted this man, "Hey William, just reaching out to see if you're still interested in selling your home over at address. Just need a quick chat, we can make you an offer." Yes, it's that easy. That's the text we sent him. No response. Text him again 10 days later, "Hey William, hope you're doing well. Did you already sell your house?" He texts us back immediately after, I'm not selling it. This is May 31st. This is 13 days ago. We sent him another text 5 days after he said he's not selling it. Hey, just reaching out to see if you were maybe interested in selling your property. No response. Then today, this morning, he texts us, I've decided to sell my house. However, I need it sold ASAP. I get this text after I'm done with the gym. I give him a call on my way home. Turns out the house had some fire damage. Uh, you got it fixed since, but now he needs paid quick. Now we kind of spoke about the house. He's got some, he's got some solar liens on, he's got some contractor liens on it, things of that nature. He wants $300,000 for it. I'm not gonna be able to make that work. For those of you guys watching on YouTube, here's my underwriting on the house. I believe it's a $420,000 house after renovations. Gonna be about $65,000 in reno. So on a cash deal, 'cause he wants to get paid this month, I'm gonna offer him $237,500. But I'm gonna let him know that if he wants to, that if he's willing to give us some extra time, that we can get him that $300,000 he's looking for on a novation, 'cause I think I can list this as is and sell it for $350,000. So that's gonna be the move right now. Let's call this guy and let's make the offer. Guys, I'll go over the totals for the challenge, everything, uh, after this call real quick. I'm liking having this mic right here. I like this shit.
Please leave your message for—
oh, I forgot, homie wants me to leave him a voicemail. He said it, he said if he doesn't answer, leave a voicemail. He's going to tell you to fuck off, bro. Landon, what's up with that energy, man? Get that out of here. All right, I may have to mute if I got to leave a voicemail. I don't want it to read off his number.
Please leave your message for—
I think I got some good news for you, so if you want to give me a call back whenever you have a minute to go over this, I'd appreciate it. All right, he'll be calling us back. I also— I got to get down to the bottom of something because he told me the house is 1,300 square feet, but Zillow is showing me that it's 1,100. So I got to get down to the bottom of that. All right. Hello, Jeff. Yeah, hey, hey, Jeff, this is Tyson. We spoke yesterday about that property in Rifle. Yeah, yeah, I know we were playing a bunch of phone tag and I actually just now got your text. I'm just now seeing where you wanted to text me, so I'm sorry I didn't see that before, but Hey, so I was able to run, uh, the information again with the underwriters, talk to them about the paint, uh, all of that. Um, unfortunately, I, I know that you were— let's see, what was it? We wanted to— you were looking to come up to $550,000. We were at $515,000. Unfortunately, the absolute most I was able to do is $519,000.
Um, well, let me think about that. Can I call you back at this number later today?
Yeah, absolutely, that's fine.
Okay, that sounds good. I'll let you know.
All right, sounds good, Jeff. Well, I appreciate it.
Yeah, appreciate it. Thank you.
Bye-bye.
Bye.
All right, boys, we like that. And meanwhile, we also got a call back from Mr. William, so that's not bad. That's not— guys, remember that guy? This guy's original. He said, I won't take anything less than $600 for it. And he was like, all right, it's got to be $550. Now we're thinking about it at $519, boys. Not bad. Jamie, been busy with travel and work. Looking forward to the update. Oh yeah. Okay, real quick, we'll do an update on the challenge, but I got to call William back. I got to call William back. Thinking about getting approval from the wife. Is he playing? Is he beating me at my own game right now? All right, got to go through the Supreme Court, says Bishop. That's too funny, man.
Hello?
Hello, William?
Yes.
Hey, sorry, I just missed your call. I was on— I was on the other line. Um, all right, so we were able to take a look at the property. Here's what we found. So I am seeing these— well, first I want to ask you, um, what I'm seeing on tax records, it's showing me that the property is 1,162 square feet.
Yeah, I was, I was wrong about the square foot.
Yes, that's correct. Okay, so, um, I'm just gonna be completely transparent with you. I'll lay out all of our numbers on the property. I, I am seeing some sales over $500,000. Um, the problem is, is those are all over 1,500 square feet. Okay, so what we are seeing is a couple— now yours is 3 bedrooms, 2 baths, right?
Correct.
Now there are a couple 3 bedrooms, 2 baths that are selling in the $410,000 to $420,000 range. Okay, so when we take a look at it, we estimate we sell this thing for $420,000, um, in this market. Remodel to get it to the— like, so I can send you a couple if you'd like to see them. But, uh, to get it to the levels of where these houses are at, we're thinking it's going to cost us $65,000. So that's to redo the flooring, new cabinets, new appliances, new countertops in the kitchen, new vanities in the bathroom, retile the showers, repaint the place on the inside, redo the doors. You know, basically it'll be a completely different house on the inside.
Sure, yeah. Now the, uh, just so you know, the cart— all the stuff has been pulled out of the house, so part of that work has been done for you. Um, like all the flooring's been removed, um, and, uh, whatnot. And also I did—
I didn't—
I don't think I told you, but there is a Safe Step walk-in tub in the one bathroom.
Okay, like for the, uh, like senior citizens kind of thing?
Exactly, yeah, it's for my grandfather. Yeah, I mean, if you're going to redo them, you're going to redo them, but I mean, that, that could add value depending on who wants to buy it.
Yeah, and that's something we could end up keeping. I'm not sure we would, you know, it's gonna— that's a, a call my owner would make. But, uh, okay, so, so based on the number at, at $420,000 and with our remodel, if you want to get closed— wait, actually, I kind of need to ask, now that I'm thinking about this, you pulled out all the flooring in the house?
So we had carpet in there, um, and after the fire, um, we took— I took everything out of the house including the carpet. We ripped it all up and took it all out. So there's terrazzo floors actually underneath there right now. That's what the flooring is.
You said terrazzo?
Yeah, that's what those houses were originally built with. Now the terrazzo is not in like the best condition because it's been covered up with carpet, but it's still terrazzo. But all the carpet has been removed and in doing so, it got rid of the smoke smell almost instantly.
Okay. Yeah, that makes sense. That makes sense. All right. So we got a couple of different options for you.
Sure.
So when I'm taking a look at this, we have a fast price, we have a— we'll buy it straight from you, we'll get you paid this month, and we have a little bit longer price. So our fast price is going to be $237,500, and that— so with that, right, so, so with that, that's getting you paid this month, um and that's where we're accounting for doing a full flip. However, if you're willing to give us some extra time, let's say 60 days from today, I'd be able to get you the $300,000. And here's what this looks like. So we would be able to come in, we'd possibly lay down some new carpeting, we'd pay to clean out the house, we would freshen it up with basically between maybe $5,000 to $10,000. And we would list the property on the market, and from there we'd sell it to a retail buyer who doesn't mind buying a fixer-upper. Now, this process would take 60 days from when you get paid, but if you were willing to do something like that, we'd be able to get you $300,000 for it.
Yeah, I, I appreciate that, but I think, uh, what if I was gonna go that route because I just got off the phone with the MD Realty agent, actually finally called me back.
Yeah.
Um, and, uh, my buddy who's a realtor was saying, you know, if you list it, you'll get more offers. It's really not that far. I mean, I just gotta finish painting the inside and it will be, other than being updated, you know, a livable house.
Okay.
Um, I, and I do appreciate callback, but like, I'm I'm looking to sell now, and I believe I can sell it soon, sooner than that, for more than those numbers. But I understand, you know, what you guys do. So if I find that that's not the case, I'll definitely reach back out to you though, for sure.
All right. Yeah, absolutely, man. Well, look, I mean, I think that if you do have the time then and you have the resources available, I'd say absolutely. You know, put, put some lipstick on the property, get it listed on the market. That's how you'll get the most amount of money, 100%.
Yeah, uh, I mean, I don't necessarily have many more resources, but I've already bought the paint, uh, the kills and all that stuff, and I've got, uh, you know, so I'm gonna see. But, um, I do appreciate the phone call and the speedy return, so I— you guys will be the first I contact if it doesn't work out the way way it's been planned out in my head. But yeah, man, I appreciate the call back though.
All right, sounds like a plan.
All right, take care.
You too, William. Bye-bye. Bye-bye. All right, I mean, not bad. Definitely would have liked for it to go better, but with those— look, it's a great follow-up, you know. All right. Let me implement my offers and everything. Let me finish doing my underwriting. $420,000 as is, $350,000 cash MAO, $237,500. Let me enter in these offers real quick. All right. Okay. How much have we made? So from the last days in the challenge, we're at 17 contracts. Out of those 7 contracts, 7 of them right now are in marketing. and we are projected profit is at 100— Let me tell you exactly. Let me tell you exactly. From my contracts that I've gotten, just my, me, not the entire company, our projected profit is at $152,064. Now there are still 10 deals that are not in marketing. So right now things are looking really good. So over the next 30 days, once we get all of these in marketing, sold, everything like that, I'll do an entire breakdown on all the deals. We'll get it going on YouTube. You guys will be able to see exactly where, you know, how each deal worked out. So you can go back, you can go listen to the acquisition calls, and then you can see, okay, this turned into that, whatever it turned into, $30,000, $40,000, $50,000, whatever it was, right? And that's what's up. Why are so many of them not in marketing? So, aha, a lot of things take time, right? With like tenants, they, they, we were not able to get the pictures and everything back for them. That's normally the biggest thing. Or maybe the owner is like— we have an owner that's like out of town, not going to be back for another 3 weeks. We can't get into the property and get pictures. Things of that nature, right? Dude just offering desperate people horrible deals. How can you all not see that? What do you mean, bro? We're so transparent. Did you not see what we said to that guy? I told him, I said, listen, go list the property if you can. Do that. That's the way to do it. Oh, whoops, we've been signed out. I had to sign back in real quick. I was sunburned because I went— I went to— in Arizona, in Arizona there's the Salt River and people like tube down it. They float down on tubes, right? I did that this weekend and I don't believe in sunscreen, so So my ass got sunburned. It's on the fucking river for like 5 hours. You would just sell to investor and do nothing in the property, correct? Lol. Yeah, but guess what? I provide value in knowing the investor to sell it to. Mike Oxlong, I could give you a deal right now that I could go make $50 grand on, and if you don't know how to go find an investor, you wouldn't be able to move it. Right, that's where my value comes in, is I can find the people to get these deals closed. I can take these pieces of shit houses that nobody wants to buy on the market and I can get them sold, right? How do you find these people? We run ads, boys, we run ads. Lol, I'm a realtor, bro, I have 16 rentals. Bro, you're trolling on TikTok with the name Mike Oxlong. Who the hell is going to take you seriously, dog? Um, let's see here. I gotta piss like a fucking racehorse. My man's over here flexing, I'm a realtor, I've got rentals. Dog, you're fucking trolling on TikTok, dog. You ain't shit. If you were, you'd be talking about it. Thank you, Shelby, I appreciate that. What's the commission on your 7 deals? Oddly, I own the company, so I get all the profits. It's pretty sick. Do realtors make good money? The good ones will, for sure. Absolutely, Jamie, you're absolutely right. We're not forcing people to do anything. Look, we provide a solution. We say, look, here's where we gotta be. If it works for them, perfect. We get the deal sold, we get them paid, we get paid. It's great, right? Opinions on Section 8 housing. Guys, look, I know all of you guys are seeing Mr., uh, Tom Cruise on TikTok. I'm personally a huge fan of him as well. I don't do Section 8. I don't have Section 8 rentals. I personally, if I'm gonna own a piece of real estate, I want to be proud of it. It's want to be something that I'd live in. And there's no Section 8 housing that I'm going to be willing to live in, right? So it's not for me. However, look, here's what I'm going to say about Section 8 housing. Anything you can do where you're getting the government to foot the bill, gonna be a cash cow. The government is always going to be your best customer, bro. They fucking print money, right? So I'm all about it. I think it's a— I think it's a great strategy. I think that it provides housing for people who need it. I'm here for it. Fan of Section 8. Do I personally do it? No. What do you think of Joe Riley? Guys, I don't know Joe Riley personally, never met him before. He recently started popping on my For You page. Looks like he's doing some good stuff, but I don't know anything about him. Bulldog statue is incredible. Thank you, bro. It's just a constant reminder of my boy Gams at home. What do you think about halfway houses? I don't really think about them. How do you split profit with your employees? Bro, it's all commission-based, dog. Well, not all commission-based, they get a base, but All right, let's make some more calls, boys. Let's find some deals. Let's make it happen. We're making it happen today. That's what's going on.
Hi, you reached the voicemail of InfoBay.
Damn, April. All right, how can I work with you if I'm a wholesaler, Dallas, Texas? Uh, Rodrigo, if you got a deal you need help moving, send me a DM, bro. All right, no answer from April Baker. Bummer. Whatever, we, we keep going, we keep going. What do we got here? Spring Valley, Minnesota. The fuck is that? Fuck is Spring Valley, Minnesota, boys? No, it's commission and a base, bro. Did you get a new shark fin for the dog? Yeah, I mean, after those people stole our first one, we did get another one. He didn't really like it, but it's fucking cute when he's wearing it, for real. But yeah, Gamble isn't a huge fan of clothes of any kind.
Your call has been forwarded to a—
Corey, I'm glad to hear that the new mic is better. I was rocking with this piece of shit. Yo, if you guys are ever wanting to start making some content or something, these things suck fucking balls, bro. Do not recommend. And you know what we're gonna do? You know what, on YouTube the quality is about to get even better because I'm gonna rig up this guy. We're gonna be rocking with this guy rather than the fucking cam. This is where I like shoot my videos and shit with, and I can even get a couple different angles because I have some more cameras and shit. So is what I need is I need some fucking Tech Genius guy to come in and fucking make my setup for me, be like, yo, we got this, and then do the switchers, sort of like change angles and shit. I don't know how to do all that, but I'm sure I could find somebody who could show me. What mic is the blue one, dude? It's a, uh, it's a Blue Yeti, I believe it's called. Fucking sucks, dude. Not a fan. This, uh, this Rode— this is a Rode podcast mic. This is what I run on the pod. These are pretty good. I might want to get one of those drip-ass ones that Shure makes. These, like, fucking— they're called the SM7B, I think. It's like $500. They look dope. I don't know shit about the quality or anything like that, but they look sick, so I may want to get one of those. What's the total so far at the month, guys? Jerry, so real quick, we'll go over it again. We've gotten 17 deals last month, right? The last 30 days. Right now we have $152,000 in projected profit from me. That's with 7 deals, so we still have 10 more that need to go into marketing. So we'll see, guys. This takes time. Over the next 30 days, we'll get an accurate amount. All right, no answer from Spring Valley, homie. We move on, we move on. All right, Charleston, West Virginia. Nope, too small, too small, bad market. All right, wait, have I not called this person? You can tell the difference on the SM7B? Like, is it good dryer vent, are you saying, or is it bad? Yeah, Mesa's a great market, dude. Do you teach how to cold call? Yes, I do. Wholesaling 101, baby. You can join right now, $69 a month. Available for the month of June. What's good areas in Pennsylvania? Um, dude, I don't know, man. Pennsylvania is tough. I'm not a huge fan of Pennsylvania, if I'm gonna be real with you. Now I say that, but look, there are people crushing in Pennsylvania.
Please leave your message.
Okay, so, so, all right, so, so we're saying the SM7B would be a good investment. How do you get access to hedge funds? It's hard work, bro. That's the thing, man. It's not like— like, there are hedge funds. Like, guys, I'll tell you right now, a hedge fund, you guys can all go look up right now and I'll show you guys on YouTube. Sfr3.com. This right here is a hedge fund. And look, sell us your home. We come here, we can just check an address. So like, let's say, fucking, let's say that's St. Pete house, whatever. We'll just take this random address. We would type it in. Okay, they're not interested in this area, right? But you can double-check all of your deals you guys got. Go to SFR3 right now and I would check in here if they're interested in buying the house, right? Now look, I'm not going to say— SFR3 used to be like they were paying a shitload for our properties and whatnot. Haven't really been selling to them much anymore, but I can tell you they are buying properties and they're super easy. So look, and they work with wholesalers. It's super easy, right? You submit your shit, they'll give you the email of the guy that runs that market. You get on the phone with him, you talk about it, maybe they'll buy it from you. Um, that's a hedge fund that all of you guys right now can go buy from. Not going to say they're the best one or anything like that, but Right, it's a thing. How do you get your wholesale deals, James? We run ads, brother. So we run ads on Facebook, Instagram, Google, things of that nature, right? Say, hey, you want to sell your house fast? People find it, they click it, they go to our website, they enter in their information, boom, passes over to our CRM, I give them a call. That's what's up. What are some good areas in Oklahoma, guys? With all states, here's what I'm going to tell you, with all states there are good areas in every single state. I got a guy in Wholesaling V2 crushing it right now in Sioux Falls, South Dakota. I was like, what the fuck? I didn't know people were out there in South Dakota. He said, yeah, they are. He's crushing it. All states have good markets. Is what you want to be is, is near or in the most populated part of the state, right? So in Arizona, we want to be in Phoenix. We don't want to be in Oro Valley, right? If we're in Texas, we want to be in Houston, Dallas, Fort Worth, San Antonio, right? We don't want to be in the middle of fucking nowhere. Any good areas in South New Jersey? All of New Jersey is populated, bro. It's all good, it's all good, dog. All right, boys, real quick, I need to go take a piss. We'll be right back. All right, boys. All right, boys, we're back. We're back. What do we got? All right. Okay. Yes, 101. Hello, Catherine? Hello? I'm not sure. Yes, Wholesaling 101 will show you how to cold call, and guess what? I even provide leads for you to cold call. That's what's up.
Hello?
Hello, Katherine?
Yes.
Hey Katherine, this is Tyson with We Buy Homes Cash. Looks like you filled out some information on my website about selling a property over here in Arkansas.
Maybe, yeah.
I'm considering it highly.
Okay. What do you mean by that?
Well, I, I'm kind of in a bad situation just myself personally, and I might have to move. And the only thing I have that's worth anything is my house. So I have to look at either selling it or finding renters I can trust, which is hard. So yeah, um, that's— I wanted to see what kind of cash offer you guys could, could give me for the place.
Absolutely, absolutely. Well, let me, let me ask you, assuming that we were able to make you a cash offer that made sense and you were like, yeah, I'd like to move forward with that, what kind of timeline would you be wanting to move? Like, when do you think— like, how much time would you need to move out of this house and you think find a new place?
Well, that's what I will be discussing with my friend this week. I know that he goes back to Florida in the end of July. And so possibly July, August, you know.
Okay. So a couple of months at least.
Yeah.
Okay, that makes sense. All right. So I'm getting the property pulled up right now.
Uh, if you pull it up, that's from the previous people. I bought it last year, or I bought it a year and a half ago, should I say.
Okay, did you make any updates to it?
I'm trying. I have, I have brand new kitchen appliances, uh, that I have put in there. It's a top of the— not top of the line, but I mean basically brand new, um, fridge and brand new, uh, Wi-Fi oven and stove. Well, you know, stovetop with oven. So it's a Samsung set, but it's brand new and like Wi-Fi capable and stuff like that. And I also have put in a brand new hot water heater.
Okay, gotcha. So, um, you bought the house last year. Do you have a mortgage on the property or did you buy— did you pay cash?
I paid cash.
Okay. Um, gotcha. So this can be tough just because, I mean, here's what I'm going to tell you is that as an investor, I'm going to have to be less than what you paid for it.
Uh, exactly.
So here's what, here's what I want to tell you, Katherine, is I think your best bet is if you really do want to sell this house and move, and it sounds like you have some time, I'd really, I'd list this on the market with an agent. In order to be able to—
Well, I've owned other properties and sold without agents, and so I'll just throw a sale sign.
Oh yeah, I mean, that, that, that could work great as well.
Yeah, this is, this is the fifth house I've owned, so, and I've bought houses without real estate before. You just have to use the title company, so.
Yeah.
Um, yeah, so okay, if you can do that, then that's fine. I'll just slap a for sale sign and see it. It shouldn't take long.
It sounds like a good plan.
Just under $75,000, so.
Yeah, alright, well, I wish you the best of luck with that, okay, Catherine?
Alright, thank you.
Thank you, bye-bye. Too small of an area, boys. Too small of an area. Wasn't game for all of that. Oh wait, all right, let's go through our uncontacted bucket, guys. We have 57 leads in here, so I'm going to call through all of these. Last activity, oldest first. Let's run it. Yes, Derek, we're wholesaling, brother. What do you do if they ask for proof of funds as a new investor? Guys, nobody ever asked me for proof of funds, ever. Like, it doesn't happen. Like that. Like, I don't— I like— it just doesn't happen. But let's say in the event somebody does ask you for proof of funds and you don't have them, here's what you're going to do. Look up a hard money lender. Call the hard money lender. Hey, got this property I'm looking to buy. I might like to flip it. Could you send me a proof of funds letter for whatever your offer amount to them is? Sure. They'll send that right over to you. There you go. Proof of funds. Got Where are you wholesaling? Nationwide, bro. Where do you find buyers? I list properties on the MLS, and also I have Investor Lift, and also I'll look for buyers on Privy. Bro, didn't you just have a buzz? Yeah, I did just have a buzz, but guess what? My hair grows fast as fuck. You want to know why? Because I'm healthy as shit. Favorite fast food place? I literally don't eat fast food, not anymore. But back when I was eating fast food, huge fan of T-Bell, Taco Bell, and McDonald's, dog. So you're lying about your proof of funds? No, Gula, you can go to a hard money lender, they'll underwrite the house and they'll give you proof of funds for whatever your offer is, assuming you're making a good offer. I'm not selling Nationwide Insurance, no. Do you have a list of buyers before you made your first call wholesaling? No, find the deal, then find the buyer. You say Privvy, what's that? It's P-R-I-V-V-Y. I'll eventually make some videos about it on YouTube and whatnot once I get the systems officially dialed in. It's something we just started using. I appreciate you, Trevor. Thank you. We need the healthy routine, guys. Healthy routine is super simple, bro. Sleep at least 8 hours a night. Fucking follow a diet. Eat the correct amount of macronutrients that your body needs. For me, it's like 200 grams of fucking carbs, 200 grams of protein, less than 60 grams of fat, and you're good to go, baby. What happens if they make arrangements to move and you have to back out because it cannot be sold? Well, then that's why communication needs to happen with the homeowner, right? And it's where you need to buy it at a price you know you can sell it. Going to see Oppenheimer? Of course I am. That movie looks fucking gangster. How much protein? 200mg. What shampoo do you use? I really— I shampoo my hair once a week, bro. I use whatever bullshit, uh, Meredith's got in there. How many days a week do you work out?
How long?
Work out 6 days a week. I work out— I'm typically lifting for maybe 40 to 50 minutes. And then I do cardio. Take me as a student, bro. Wholesaling 101 right now is fucking $69. Get signed up, dog. I got you. We have a meeting tonight. Do you take vitamins? Nah, don't believe in all that. Just closed my first deal last week. Let's go! Let's give it up for fucking Barack Arambe. Let's get some dubs in the chat for Mr. Barack Arambe. Dude, Chris, I'm so excited for Oppenheimer too, man. Christopher Nolan, absolute banger. The story of Oppenheimer, absolute banger. Going to be good. I heard they were setting off actual nukes for that fucking movie. All right, no Liquid Death today. I'll, I'll be rocking some Liquid Death later. All right, if I find a seller, can you find me a buyer and I'll pay you commission? If you're a part of one of my coaching programs, yes, guys. And the reason I gatekeep that, like why I say, look, you got to be a part of my coaching programs if I'm going to help you sell a deal, is because I've got so many of my own deals to sell for 100% of the money. I don't have like— it's not— makes sense to focus on selling these other deals for half the money, you know what I'm saying? How much commission would you want? 50/50, bro. You find the deal, I find the buyer. Doing half the deal for you. All right, no answer, on to the next. What the fuck is Modris, Oregon? Okay, this looks like a place with people, so I'm game. All right, uh, Jack, I do $100 EMD.
Your call has been Favorite marketing tactics?
Digital inbound advertising, bro. Yes, Connor, you wash your hair once a week? Yes. Your call has been forwarded to an automatic voice message system. Bye. Alright, do you need to be 18 to sign up? I mean, yeah, you got to be 18 years old to wholesale. Are you selling any hedge funds? Sometimes, not really though. Never seen this dude make a deal of any kind. Donald Duckle Duxon, you can go look on my YouTube and go see recordings of all 17 deals I've locked up in the last 30 days. So go ahead, check it out. Why only once? I don't know, dude. You don't need to wash your hair every single day. It's bad for your hair. Most shampoos are filled with all kinds of bullshit chemicals and shit like that. You don't need to. Your hair has natural oils and shit that it needs to have, and washing it gets rid of all that shit. It's fucking bad for you. Yeah, you can condition every day. I mean, yeah, I get in the shower every single day. I fucking like wash myself with soap and shit, so it gets wet, but I don't wash it with shampoo. I'm saying I work out every day too, Nate. Don't need to wash my hair. I don't smell bad. No, I don't drink. It's been over a year since I've drank alcohol. All right, no answer from Madris. All right, Giorgio. Giorgio, cold water mint. Nope, dead deal. I ain't fucking calling that shit. All right, Savannah, Illinois. What the fuck is this? Is this a Well, it's on a river, whatever. We'll call him, see what's up. Drinking is good for your liver? Nah, nah. Why don't you drink anymore? Because it's bad for you, bro. It doesn't help anybody do anything. Gives you fake confidence, that's all it does. It's literally poisoning yourself. And it's been so normalized in society that people just have it as part of their routines and they don't realize they're just fucking, fucking their health up, spending a bunch of money on it, creating really bad habits for themselves. Oh, I'd take a Performante. I would take a Performante over a 720S any day, but it's such a social thing. Yeah, but here's the thing, man. When you stop drinking, like when I first started— stopped drinking, I had a little bit of like social anxiety when I would go out and stuff. But then I just realized it was just because I wasn't like used to it. But now I'm just way more confident, way more myself, just all the time. I don't need to be drunk to like be this person, you know what I'm saying? Uh, Baraka Rambe, I don't really drink too much coffee to be honest with you. Uh, like on the weekends I like to go get coffee with Meredith because she loves coffee, but I don't like drink it every single day. If I want caffeine, I drink energy drinks for the most part. What's up, Braden? How you doing, bro? JJ, thank you for subbing to the YouTube channel, bro. Speaking of SFR3, just got a fucking email from them. Tom likes Taco Bell. I'm with you, bro. Congrats on 2 years, dog. But I'm with you, it's definitely the best like decision I've ever made for myself.
Your call has—
no, I'm not into trading options. I don't really like gambling. Custom home builder, right on. Need help closing them? I can get out with that. Just start a fat cycle. What are you running, bro? You don't have any cheat meals, guys? I just— I eat the macronutrients I need. So if I want to fit in fun foods, whatever it may be, I can just work around that, right? So let's say, let's say I want to eat some pizza, right? Slice of pizza is like 250 calories, just a bunch of carbs and fat. I'll just eat all the protein I need, is super lean protein sources. I'll just eat straight chicken breasts ground beef, shit like that until I've met my protein goal. And then the rest I can spend the calories or the macronutrients on pizza, you know what I'm saying? All right, 600 test, 400 EQ, 50 tren, and then IGF-1, LR3 daily. Sheesh, Cade, let me know the results of that. It sounds dope. You can't have the mindset that it's gambling, man. It's honestly pretty simple. No, trading options is 100% gambling. All right, not saying it's necessarily a bad thing or anything like that. Forex, also gambling.
Hi.
Hi, Tabitha? Hi. Hey Tabitha, this is Tyson. Um, it looks like you filled out a form on our website a couple days ago about possibly selling this property in Montgomery.
Um, yes.
Were you still looking to sell that place, Tabitha?
Yeah.
Excellent. Well, what I'd like to do is ask you a few questions about the property. And after that, one of two things will happen. Number one, it fits our company's buy box and we'll go ahead and have a cash offer for you. Or two, it doesn't quite fit our buy box and instead, you know, we'll be able to point you in a better direction. Does that sound good?
Mm-hmm.
Right on. Well, hey Tabitha, while I'm getting this property pulled up, can you kind of catch me up to speed here? What's got you thinking about selling this place?
I don't need it. It was my parents' place and I don't— the memories, I don't want to be tied up to it.
Okay, you said it's your parents' place?
It was, yes.
Okay, okay. Um, and, and you inherited it?
Yes.
Has the property already gone through probate?
Yes.
Okay, gotcha. So how soon were you hoping to have this place sold?
As soon as possible.
As soon as possible. Okay. I'm sorry, what's that?
I have some land I was trying to work on.
Okay, you got some land. Are you maybe looking to build a house there or something?
Um, something like that, maybe a cabin or something.
Okay. Gotcha. All right. I've got the property pulled up now. I'm seeing it's a 2-bedroom, 1-bath, and it's just under 1,000 square feet. Does that sound right?
Yeah, it's got an addition on the back too that we turned into a room.
Oh, there's an addition on the back?
Mm-hmm. Yeah.
Do you know if that addition was permitted?
Um, I don't know. Um, it was there when we got it, when they bought it.
Okay, great. Okay, so then you said there's an additional room right there, so is it 3 bedrooms, 1 bath?
Mm-hmm.
Okay, so I'll double-check. I'll go to the county records and I'll look at this in a second. I'll see what they're listing the square footage as, but, uh, Let me just take a note of this real quick. Okay, so besides that, um, where did you make, or did your parents make any updates to the property since they owned it?
And we've done, we put a new roof on it and siding.
You put a new roof and what?
Siding, vinyl siding.
Okay, new roof and new siding. Okay. All right. And then anything in the interior or?
Well, the kitchen was remodeled. The cabinets, the floor, the bathroom.
Okay, when was it? When was it remodeled? Last year?
Yeah.
Okay. Do you happen to have any pictures of the property?
I don't.
Gotcha. Okay, well, do you have an idea of how much you'd like to get for it?
Um, I was thinking about $20,000 to $22,000.
$20,000 to $22,000?
Okay.
Do you know if the property is on city sewer or if there's a septic tank?
City.
Okay, and then I can't see, it looks like there's no garage, right?
No, the front yard looks like small, you know, like a city, but the backyard's huge, like a football field, not that big, but half a football field at least.
Gotcha, okay.
So it doesn't have, yeah. Yeah, kind of, yeah.
Okay, and then how about, um, like heating and cooling? Is there an AC unit on the property?
Central heat there.
Okay, do you know how old that unit is?
Um, it's— I don't, but it looks fairly new, but I'm not sure how.
Okay, but it's all working, everything, right?
Yeah.
And my dad, I guess, I guess about 3 years ago, he put the new the blower things in the attic for the— before that system.
So I'm sorry, what was that?
He put the new— the ducts and stuff in the top of it for the unit, like the blower motor and stuff or whatever. Okay. Yeah, so that's all been updated, if that matters.
Okay. Yeah, absolutely. Um, all right. There's no basement, is there?
No.
Okay, so you would say that the property condition on the inside is like, is it like almost brand new or good?
Yeah, pretty much. Yeah, but I mean, we didn't like replace sheetrock or nothing like that, but there's, it's been repainted, all of it. I mean, it looks good.
Yeah. What color are the appliances? Are they stainless steel? Are they white or black?
Like, they're white.
Okay, what color are the cabinets in the kitchen?
White.
Okay, and then how about the countertops? You know what they're made out of? Like, is it granite?
No, it's like a— it looks like a laminate, but I don't know what it is. Okay.
Okay, gotcha.
I don't know what it is though. It's not like rock or anything.
Okay. Um, is the— are you currently living in the property?
No.
Okay. Is there tenants or anything like that?
No.
Okay. So, yeah, gotcha, gotcha. So assuming that we could get you somewhere around that $20,000 number, uh, how soon would you want to have it sold? I mean, the thing is, I mean, I'm already Okay, so like as soon as possible?
Yeah.
Okay. Is there anybody that you would need to speak to before you like made the decision to sell this?
No, no.
Okay, so are you the only one on title?
Yes.
Okay. Alright, well look, I believe that's everything I need right now. I just kind of want to make sure, assuming we're able to get that price right, is it something you're definitely ready to sell today?
Yeah.
Okay, excellent. Well, what I'm going to do now, Tabitha, is let me go talk with my underwriters. They'll take a look at the property with me and we'll discuss the things that you have so kindly shared with me about the property. And then I'll be able to give you a call back probably within the next 10 minutes and I'll let you know where our offer would be, okay? Okay, all right, all right. Thank you, Tabitha. We'll talk to you soon. Bye-bye. All right, so this is definitely looking like it's in a price point I try to avoid, but we will see. This might make an Ovation depending on the condition, depending on how, how truthful she's being about the condition. Uh, Chris, the caller sounds very quiet on the YouTube stream. Is that right? Is that right? Because that is not what I want. All right, that should have fixed it. I'm pretty sure, let me test this real quick. Let me test this real quick.
Um.
[FOREIGN LANGUAGE] Can you hear this all right or is this like, uh. Understand every step of the process. Is it still really muffled? Calls with me for you to ask specific questions. Wholesaling 101 is a program that I've designed to help beginners get their first deals. This program— anything— plenty of training. Can I get some feedback? Does that sound okay? Does that fix the issue? Yes, no, maybe so? Just nothing. All right, okay, they're saying that's good. I appreciate you, OB. I thank you, Specs. All right, it was every— it was every caller on YouTube. Well, here's the thing is, is on YouTube, I just realized, um, in my Streamlabs, like in my OBS where I have everything set up It had the wrong speaker that it was pulling the feed from. It was pulling the feed through my fucking, like this. Like basically, the way it was getting, like figuring out what the fuck these people were saying was it was going through the speaker and it was whatever this could pick up. So obviously that's not gonna be very good. And instead we'll just run it directly from the damn speaker. All right. So Justin, if somebody never planned on hiring and only wanted to wholesale by themselves, what do you think is a consistent amount of profit per month that is realistic? I think it's very— look, Justin, I think if it was just me, if only I was wholesaling, I had no team or anything like that, I think it'd be very achievable that I myself could take home $40,000 a month in profit just by myself. In profit, not revenue or anything like that. Like $40,000 take home every single, every single month. I think it's very achievable. Because I think that I could easily do 4 deals a month at $20,000, spend like $15,000 on marketing. Good to go. Maybe another $5,000 on like different systems and shit. Good to go. All right. What if they ask how you got their number? I would just be honest with them. I'd say, hey, I pulled a list of properties that are vacant, thinking that they may want to sell. That's how I got your number. Gifting if you say your most ticklish spot. I'm not ticklish, Claire. Also sus. All right, let's comp this property out. Or actually, I need to look at this shit on tax record because I need to see if there's additional square footage because it sounds like there might be. County website, let's go. What lead source would you use to make $40K? Um, I would probably go for like a pay-per-lead system, like something like Speed to Lead, MotivatedLeads.com, something like that, and Maybe some cold calling, direct mail, texting. Okay, sick. So nice. Not working. Whatever. We're just going to assume 1,000 square feet. All right. So this is part of portfolio. Somebody bought a bunch of fucking houses for $2.6 million. Looks like these houses are all part of a portfolio. All right, this shit sold for $57 million. So it's been up 90 days. It's been up 60 days. We'd want to list this at 50. I can give her $20,000 on a novation and we can sell it at fucking $50,000 if everything— if the property condition is all correct, then we might be able to make this work. All right, favorite Taylor Swift song and album? Favorite song, Love Story. Specifically though, the Disco Lines remix. And then favorite album, I've got no idea. I don't really know the Taylor Swift albums like that. I'm going to the Taylor Swift concert in Denver though next month. Uh, Kevvo Slice, I tried to check for the add-on but I couldn't pull up the county assessor's website and I'm not going to dig in that much. Basically, look, I'll lock it up and then if we go there and we see that it's in shitty condition, I'll tell her, hey, no, we can't do this. But I'm willing to try it. All right, that's fucking crusty. Yeah, so here's the thing is we can list at 50, undercut everything on the market by a large margin, and that, that still gets us where we want to be. The fuck?
Hello?
Hello, Tabitha?
Hello?
Hey, it's Tyson again with We Buy Homes Cash. Is now a good time to go over our offer?
Okay.
All right, so I got some really good news for you. It looks like we'll be able to get you $20,000 for the property.
Okay.
So, so is what I kind of want to do is explain to you how our process works. So first step is we would obviously send you over the offer in writing to your email saying, hey, we're buying the property as-is condition for $20,000. Then once we get that all signed and agreed to, we would send over a photographer to go get photos of the property. So we'll work with you on getting access at a time that's convenient. So like I said, we get our photographer in there to get photos. At that point, our owner will look at the property and they will decide, yeah, this is something that we're going to go ahead and flip and keep, or it's something that we'll show to our financial partners that we work with in Montgomery. And they will go ahead and be the buyer on the property. Doesn't change anything about you. It's, you know, you're still getting the same deal. You're still dealing with all of us, everything like that. But after the time of looking at the property, you want to— whether our owner decides to buy it or we decide to work with a financial partner, at that time we'll be able to give you an exact close date. So on the original offer we send out to you, we're going to put closing date 60 days from now. That'll be the absolute longest it will take us, but more than likely we'll be able to get that moved up to somewhere between like 30 to 40 days.
Okay.
Does that all make sense?
Yes.
Okay, so would you like me to go ahead and send that offer over to you?
Yeah, that's fine.
Yes. Okay, so let me— yeah, let me go ahead and confirm the email real quick. All right. So, uh, is it okay if I put you on a brief hold while I get this typed up and sent over to you?
Yeah, that's fine.
Okay, excellent. And then before I do that, I do want to ask, do you have access to your email right now on whether it be your phone, computer, tablet, anything like that?
Yes.
Okay, perfect. I'm gonna put you on a brief hold. We'll get this typed up and sent over to you. I'll be right back in a second, okay?
Okay.
All right, thank you. All right, boys. Yes, it's Montgomery, Alabama. What's up, Spiro? How you doing, bro? All right. So yeah, this looks like it'll be a good little Novation deal. Again, we're seeing a couple houses listed at 65, 65, 64. We can go ahead, and if the condition is what she's saying, we should be able to get it listed at like 50 grand, and then that'll let us walk away with 22.5. Alex, how you doing, brother? What's going on, man? Good to see you, guys. If you guys don't know, Alex Signs is an absolute fucking boss. He kills it here in Phoenix. Phenomenal wholesaler. He's somebody I learned from. I went to one event that he put on when I was first learning how to do this. You crushed the challenge, Alex. So from the past 30 days, we have 17 contracts. I'm getting the 18th locked up right now. We're at $154K in projected profit from 7 of those deals, and I still have 10 more that need to get pushed into marketing. Um, so we should be crushing it. We should be crushing it. All right, wait, shit, is this the new Novation paperwork? Whatever, we'll just use this. All right, everything is projected. Yeah, it is projected. I mean, I'm not gonna— I'm not gonna lie to you or say anything like that. I mean, I'm not gonna say, oh yeah, we have it marketed and we're set to make 35 based on the marketing price. That doesn't count. What counts is fucking closed money in the pocket, bro. All right, why aren't you at CG? I'm not— I'm not a member of CG, dude. It is something I'm going to be joining though. Everybody I've heard that's a part of it says it's absolutely worth it. All right, do you post your lives on Instagram or YouTube to watch them? Yeah, Angie, the— all of the recordings, the full recordings, are all posted on YouTube. If you go to my YouTube channel, just search Tyson Smith, hit the section that says lives, you can go ahead and see them in there. Hey, Tabitha. Hey, real quick. So I was getting this typed up and when I'm pulling it up, it shows the owner name as an LLC.
That's who they were bought— my parents bought it from.
What's that?
That my parents bought it from a place, that, that place, LLC. It was a rent-to-own.
Okay, gotcha. So would the title then be in your name?
I mean, we went through the open administration and went through court, so I don't know why it could—
it could very well just not be updated. Um, it happens all the time. Um, but so are— would it be under your name, or do you have like another, uh, LLC or anything like that, or—
No.
Okay. All right, well, it's no problem at all. Again, I will say that all the time they don't update these things, so I'll just go ahead and I'll send it to your name and then we'll have Title open it up and then they'll let us know if there's anything else that needs to go, but shouldn't be a big deal. So let me go ahead and finish getting this typed up. All right.
Okay.
All right. Thank you, Tabitha. Be right back.
What is that?
The LLC?
Was it—
it's a D— it's DSV SPV3 LLC.
Okay. Yeah, that's what that— to my parents bought from.
Okay, perfect. So then yeah, they probably just hadn't updated it.
Okay.
All right. I'll be right back. Let me finish getting—
that company had class action lawsuits all over the country. For buying homes and selling people and then taking them out from under them. So if it's— there's a problem, then I don't know, we need to go back to court already.
Well, hey, that's all something that we'll be able to get figured out once we get title opened up. And if it is something like that, we'll be able to help you through the process.
Okay, okay, good. It was a headache.
Yeah, I bet.
I mean, it was. Yeah, when they passed— he passed away, they, they were taking money out of her account every month. Yeah, when she passed away, she had $2,000 on it and I left it in the bank and they took it too. So I mean, that, that's something that— yeah.
All right, well, let's definitely— we'll get this figured out and make sure that, you know, we don't run into any problems with them anymore. All right.
Okay. All right.
I'll be right back. I'm just going to get this finished typed up. Okay.
All right.
All right. All right. Oh yeah, Drew, we'd be able to help you out, man. Um, if you want to go ahead and send me a DM on Instagram, I'll check it out after I— after I'm done being live. All right, so I don't know what the fuck she's talking about, about this company. We're gonna have to see. Um, again, that's just something we'll see when we get title opened up. All right, what is 60 days from today? August 15th. All right, finish the agreement, sending it over to me. I'm going to sign it real quick. And then it'll send over to her.
Okay.
All right, Tabitha. Okay, so you should have just gotten an email. It's gonna be from Blake Smith.
Okay.
Let me know when you, uh, see it.
I got it, I'm pulling it up. All right.
I don't have any hold music, but I, I should get that figured out. I'd like that for them to be listening to like some fucking hyped up like sorority recruitment video fucking EDM music, you know? Like I want them listening to The Chainsmokers while they're on hold, get them fucking pumped. Love Sosa. Uh, Trunkslam, right now I'm using DocuSign, but they're kind of charging me out the ass right now. They're charging me like $6 for every fucking contract I signed because I'm over the limit, so I'm switching over to a different software. Were you able to get the document pulled up?
Mm-hmm.
Okay, awesome. Do you have any questions or are you kind of just going through it right now?
I'm going to this one.
All right, perfect. Well, I'll just be right here. If you do have a question about something, let me know.
All right.
If I send a money gun, will you say your most ticklish spot? What are you talking about? What do you mean? Uh, Trevor, we're yet to see. Right now we're at $150K in projected profit. We got to see what is going on, um, with the other— I only have 7 deals right now marketing. I'm getting fucking 18th right now, so that's 10 or maybe 11 that still need to get pushed over. So we'll see in like the next 30 days. How old are you? I'm 25, bro. You cold calling right now? No, this is from a warm lead. This is from an inbound lead. I appreciate it, Trev. All right, it's been completed. All right, I think I just got it back. Yep, perfect. So, uh, Tabitha, is what we're gonna do is we're gonna get this opened up with the title company today And hopefully we'll be able to hear back from them on whatever, if there's any kind of tomfoolery with that other LLC. And if there is, we'll go ahead and make sure we can deal with that any way we can. Um, I'd expect a call from, um, either Mitchell or Doggo today. They're going to call you to start setting up the next steps as far as like getting photos of the property and things of that nature. They'll be your main point of contact for the rest of the transaction. Um, But if you do have any questions and you're unable to get a hold of them for whatever reason, this is my direct line. Please feel free to give me a call. Um, but yeah, we look forward to getting this done for you, and, uh, congratulations. Okay, thank you. Do you have any questions for me at this time?
No, sir.
All right, so I would just be on the lookout for another call. It'll be another 480 number, um, from either Doggo or Mitchell, but they should be reaching out to you probably this afternoon. Okay.
Okay.
All right.
Thank you.
Awesome. Thank you, Tabitha. Look forward to doing some business with you. Okay.
All right. Bye.
All right. Bye-bye. All right. That was a fucking fast-ass deal. Again, we got to see what the fuck's good with this other LLC. We got to see, make sure the condition is all what she said, but if it is, it should be a decent little deal. So All right. All right, cool. Okay, how do you know who to contact when people are selling their homes? Alex, we run ads, say, hey, want to sell your house, right? People click on the ad, they fill out their address, and say, hey, I want to sell my house. They give us a little bit of information.
We call them.
My biggest question is why somebody would take the property under contract for only $100 guaranteed. Well, Jack, all contracts have inspection periods. Even if you sell your house on the market with an agent, there are inspection periods. And any buyer can back out during that. All right, boys. That's going to be it for this morning.
