The hell? This lady text me a Facebook link. Scenes from outside the federal courthouse in Miami ahead of Trump's arraignment.
The fuck?
All right. Hi, thank you for calling We Buy Homes Cash. This is Tyson. K. Alright boys, we're gonna rip some cold calling right now. We're gonna hop on a dialer and we're gonna rip some cold calling instead of working any warm leads. How's that sound? All right, we just got to resync the leads real quick and then, um, we'll be off to the fucking races.
All right.
Boy, we are killing it on our fucking water intake today. That's what's up. All right, 500. Okay, it's going to take a minute. It's Zyrtec. Yeah, that's Zyrtec. What's up, Tristan? How you doing, bro? Popping pills on the job? Yeah, you know, we're getting crazy with that allergy medicine. Did you make the goal? Yeah, I think so, Brandon. Uh, so we don't— I don't know for sure yet because not all of our deals are in marketing, right? But I think so. All right. How's the AMG compared to the old Porsche? I like driving the AMG better. Um, the Porsche is a little bit more fun just because it's a smaller car, you know. But, uh, I, I like the AMG better. All right, we're about 1/4 the way done. You're really cute, like so tiny and cute. I want to put you in my pocket. There's no way I'd fit in your pocket, bro. Yeah, that brick is fake as shit. Yeah, Hamloaf, it is. It's like a wallpaper I ordered from Amazon. I dropped the link if you want it. Getting Cubby Buddy, what does that mean? All right guys, we're just waiting for this, these, this, these leads to sync up and then we're gonna hop on the dialer and do some cold calling. Right now it is processed 1,200 of the 4,000 leads. Cold calling right now for solar, right on. Gotta be like the same stuff. All right. They mean you're getting fat? Well, that's just not true. Jumped on your YouTube page and found you're a young man. I'm all over batch leads and PropStream. Let's go. I love to hear it, Kurt. Way to take action, man. Does this get boring? Does what get boring? What do you mean? What website do you use to call your local area? I'm not sure what you mean, Justice. Second I've got it, I'm getting on your personal list. Let's do it, man. Your arms look huge today. Thank you, bro. We hit some back, we hit some forms today. What is this? What is this text we just got? Dude, our drip campaign's been popping the fuck off.
Alright.
Alright, we're almost halfway there. Total fees for the month. Okay guys, so right now, I've gotten 18 deals under contract for the month. Right now in projected revenue, we're at $152K, and that's with 7 of the deals being in marketing. So I still have 11 more deals that need to be pushed over to marketing. So, it's actually not 11 more deals, 'cause I know 2 of them fell out. One of them, I locked up two hives. It's a Ronda one. The condition was way worse than what it was. The other one was a title issue. So there's 9 more deals that still need to be put into marketing. So we're doing good, bro. Like I said, hair looking A1. Thank you, Riley. I appreciate it, dude. Thoughts on current market? Can make me— I don't know, man. I don't think about that. Outside my control. What's up, Landon? How you doing, man? I'm in Savannah, Georgia. I've gotten more leads that look— sorry, I can to that. Where do you get the contracts to wholesale? You can download the contracts I use, I had an attorney write, at www.freewholesalingresources.com. All right, where do you find the most motivated sellers at? Well, it depends, it's Nate, but I find from digital advertising. So running ads on Facebook, Instagram, YouTube, Google, things of that nature. Can you pin that website? You can go find it. The link is in my bio, dude. www.freewholesalingresources.com. Just watch your YouTube video on finding sellers with batch leads. What's the best category to sort by? All of them, bro. All the ones I put on there. I pull all of them every single time. All right, what do you think your whole company will do if you got 18 on your own? I'm not sure, Bumblebee. We'll see. Do you need a license to do what you do? No, Kobe, you don't need a license. What about cash buyers? Daniel, I got all kinds of videos on how to find cash buyers, brother. Ever sell creative deals? Yes, we do. Where do you list your properties for sale? I list them on the MLS and I also send them out directly to a bunch of cash buyers on Investor Lift. Do you have sample ad campaigns for Facebook ads? No, I don't, Jake. I don't even run my own Facebook ads. We have agencies that do that. What happens if you can't find a cash buyer? Josh, if you can't find a cash buyer, then you'll probably need to cancel the contract. As a buyer, you're able to cancel the contract during your inspection period absolutely with no, no drawback to you. Did you finally stop vaping? Yeah, I haven't vaped in like over a year. Only the dumbest of sellers would agree to a wholesale contract. Well, you're speaking from your experience, but we are able to help a ton of people and they're very grateful for what we do. Maybe live outside your own world, realize that more people have different lives than you, dog. Any suggestion what to put on the ad creatives for Facebook? Again, dude, not my area of expertise. How do you pay your taxes as a wholesaler? Same way anybody pays their taxes, my guy. Kurt, thank you for the, for the donut. All right, I'm new here and interested, where do I start? I'd probably start on my YouTube channel, man. I've got tons of videos on there. Have you ever had any luck with for sale by owners on Facebook? Landon, I don't do any of that. I'm sure you can find deals doing that, but it's not something I do. All right. Why not hold the creative deals? Some of them we look at holding them, you know, depending on the deal where it's at. What time do you start dialing and when do you end? I don't keep track of that, Riley. I dial whenever I have the time available to. Are you charging for contracts? No, guys, you can download my contracts for free at www.freecreditsninja.com.
Freewholesalingresources.com.
17, just closed my first deal. How do I scale my company? By hiring. By hiring and doing more marketing. I could set up your PPC strategy at 40% of what you pay now. I appreciate that, man, but I'm very happy with my current provider. I'm a cash buyer, bro. How do I get on your list? All of my deals are listed on the MLS, man. Once you bought a deal from me, then at that point I'll add you onto my list and you'll get the first look at stuff. Do your YouTube videos explain everything? Yes, they do. All right. Okay. We are fully fucking synced. Let's get going. All right. Oh, what the fuck is this? They like updated the website. This shit's all different now. Not used to this. Or they updated the dialer. The fuck?
Hi, this is Jeff.
Hey Jeff, this is Tyson. I was just calling to see if you were still looking at selling that property on Edgemont Avenue.
Yes.
Okay, excellent. I just want to kind of come through and ask you a few questions about the property, and after that, I'll be able to take that information to the underwriters in my company and they'll let me know what we can offer for the property. Or if it's not a property we're interested in, then we can point you in some better directions, okay?
Or you could just stop by and take a look at it.
So, I mean, actually this is pretty close to where I'm at, but we don't go look at properties until we have a written agreement for purchasing them.
Ah, that's unfortunate. All right, well, thanks for calling.
Okay, so you're not interested in getting an offer?
I'm interested in selling it, but clearly not interested in taking a look at it, so.
Well, no, I am, Jeff, but I mean, if I went and looked at every single property I was going to make an offer on, I wouldn't have enough hours in the day.
Oh, and you probably not have a personal for this house.
What's that?
Okay.
Good old-fashioned cold calling for you boys. All right, finalize call. Not interested. Okay, I kind of like this new fucking update actually. It's kind of dope that Smartphone did to their dialer. This kind of looks good. I'm here for it. All right, LOL, I want to sell it but I don't want to tell you how much I want for it. Yeah, man, some people are crazy like that, for real.
Hello, please leave a message after the tone.
All right. But he still needs $249K for his challenge. It's been going on for 3 months. Well, Tommy.
Hello.
Hello, Habib.
Yep.
Hey Habib, my name is Tyson. I was calling to see if you were still looking at selling that property of yours over on Coral Lane.
No.
Oh, gotcha. Well, hey, I do appreciate your time, Habib. I hope you have a great rest of your day. All right. So, guys, for the challenge, we are so far— I know I've said this several times— out of the 18 deals I've gotten in the last month, 7 of them are in marketing right now, and our projected profit is at $154K of those 7 out of 18. I know 2 of them have fallen off, but we still have 9 more that need to be added to marketing. So we'll see what we get to after all of them and done. It should be over $250K though. I want to JV with you like crazy, but I'm just a beginner. I'm currently studying the novation. So Kurt, if you're just starting out, man, I'd recommend just learning to wholesale first and then you can add on novations once you got the hang of that. You need to learn to crawl before you can run, man. Does cold calling like this work for finding web design clients? Dude, yeah. Cold calling works for finding all kinds of clients, man. It's just a matter of getting in front of the right people. All right, I love it, Kurt. Do you offer JV? Yes, I do JV with people who are part of any of my communities. Other than that, no.
Hello?
Hello, Mary?
Yeah.
Hey Mary, this is Tyson. I was just calling to see if you were still looking at selling that property over on 14th Avenue?
Yep.
Gotcha.
We're taking backup bids.
You're taking bids again?
Yeah, because my— well, I'm taking backup bids.
Oh, back—
I've got one real good build bid so far, but my house will not be done till September.
It won't be done till September?
Yep.
Oh, gotcha. So are you building a house, like the house that you're going to be moving into, or this house won't be completed until September? Okay, so what are you looking to see happen then? Like, are you looking for somebody to put in an offer and then just have a close date in September?
I don't have a close date yet on my house.
Okay, so what are you looking to see happen with this house here on 14th Avenue?
I just want to get it sold.
Right.
So I have no place to go until my house is done. Right. So whoever buys it is going to wait till my house is done.
Right, so are you just saying that like we'd like you to, you know, assuming that you— that our offer makes sense, you want to move forward with it, you just like to— for us to put a close date sometime like later in September so that once your house is done that we can, you know—
Yeah, it would almost have to be, yeah.
Okay, understood.
Of course my house could be done in August too, I don't know.
Okay.
See, here's the problem we've got, okay? They're building the houses, they're being built. Yeah, they do not have the author— they don't have the— what do you call it? I guess the City of Surprise has not come out there and okayed all the underground electric and water and this and that and yada yada yada, the street lights, the, the whatever it is they got to do for the City of Surprise. Okay, I don't know how builders get— I thought you— I thought, well, before I would build, I would want to be okay of everything, you know?
Right.
But I guess they, they just go ahead and build, and then when they get so much of it done, then they get approval or something. I don't know.
Okay, gotcha. So yeah, sounds like, uh, they're kind of running into some red tape issues on that. Well, yeah, what I will say, Mary, is that's kind of one thing people love about working with us is that we were able to be extremely flexible on our closing timelines. So, you know, if we need to set something out, you know, in September, but then maybe they finish early, we can move it up. Or if it takes longer, we can kind of push it back a little bit, right?
Yeah. They're telling me right now, they're telling me August, September. I'm like, okay.
Okay. So when did you— when did they start building the house?
It's being built right now.
Okay. Gotcha. So I've got this house.
You know, and even if it gets done, I still can't do anything until they get an okay.
Right. Yeah, that makes sense. Okay, so, so this house on 14th Ave, um, I've got it pulled up now. I'm seeing that it is 4 bedrooms, 2 baths.
It is.
Okay, and then I'm seeing, uh, 2,184 square feet. Does that sound right?
Yep.
Okay, and then it looks like the home was built in 1969.
I don't know. There's a discrepancy on that. Could be '69, could be '71. Don't know for sure.
Okay, well, that doesn't make too big of a difference. Has anything been updated in the house since it was built?
Oh, I don't know. When I bought it in '85, I don't have the foggiest idea what was updated before I bought it.
Okay, well, have you updated at all since you've owned it?
Well, we put tile in the whole house except for 3 of the bedrooms because my husband got real sick and couldn't finish them. And, um, he's got tile throughout the entire house, um, except for 3 bedrooms. Um, there's, there's still carpet in those 3. Um, there's a new toilet in the main bathroom and tile in there too.
Um, I don't know what else.
He expanded the patio in the back. The hot tub is going to stay. It's not, it's not being used right now, but I'm not taking it.
Um, is the roof on the property the original roof or has that been replaced?
No, no, it's got a, it's got a roof. The roof was put in, the roof was put on the same time every house in Phoenix got a roof. 2010.
Gotcha.
Every house in Phoenix got a new roof in 2010.
Was that when they— was that when that big rainstorm was?
Yep. Rain and hail. Yeah.
Yeah, I remember that. I got the day off school.
Yeah, I was out in it.
Oh, really? It was pretty bad.
I was out in it working.
Oh, wow. How about the AC unit on the property? Do you know how old that is?
I think it was put on in '84. The guy before us put one on.
'84. So it's been— it's like almost 30 years old.
Yeah.
And it's still working.
Oh, yeah. It works fine. Heat and AC.
Wow. I've never heard of one lasting that long.
I keep it. I keep it, uh, you know, tuned up all the time. I mean, it's— my AC guy comes out every year before I turn it on.
Gotcha.
Wow.
Yeah, you're definitely keeping good care of that.
Yeah.
Um, I'm looking at that.
I can't afford a new one.
Yeah, they're expensive.
So the last bit I got was $19,000. I said you can take that much out of Flavio's ass for all I care.
Yeah, well, I mean, they're definitely trying to rip you off on that. I mean, they're not that expensive, but—
I know.
They definitely get up there. So, um, I've got the property pulled up.
I've got a swamp cooler up there too.
Okay.
Got it. But I haven't used it in probably a couple years.
Okay. So it looks—
Most people take them off, you know? I just never took it off. I just don't use it.
Okay. So it looks like the property has solar panels on it. Is that right?
It does.
Are those panels owned or leased?
Leased.
Leased. Okay.
I'm in my 7th year.
Okay. And do you know what the balance is on that lease?
I don't. I don't.
Okay. So—
It's a 25-year and I'm in 7 years right now.
Okay.
It goes up $2 a year.
Okay. So I will say that more, more often than not in those lease agreements, they have to be paid off when the property sold.
So take it over. They can take the payments over. Whoever buys property can take over the payments. That I know.
Okay.
They just have to qualify.
Gotcha. Okay. Um, has anything in like the interior of the property, like as far as the kitchen— I know you said that there's new tile in the bathroom and you put a new toilet. Uh, has anything in the kitchen been updated since you've owned the property?
No.
Okay. And then is there a pool?
There is.
Okay.
So it needs to be replastered though.
The pool needs to be replastered?
Yep.
Okay.
Okay, so based on the current condition of the property, um, what do you think is a fair price for it?
I've already got one offer and they're willing to wait till September till my house is done. So I've already got one offer on it.
Okay.
And the last time I talked to my attorney, that offer is still good and still stands.
Okay. So what do you think is a fair price for it?
It's $385,500 is what I've got on it right now.
Oh, that's what the current offer is?
Yep.
Oh, gotcha. Okay. Well, I'll go ahead and take a look. I'll see if that's something we can beat.
You almost have to if you want the house.
Right. Well, I mean, if not—
I'm not gonna go below it.
Well, of course not. Why would you?
Yeah. Oh, believe me, I've had people come in and say, "Oh, I'll give you the—" Yeah, no. I've already got this offer and it's a good offer and it stands. Gotcha.
So I'm just curious, 'cause that does seem like a really good offer, why haven't you accepted it?
Because my house isn't done. Right. But I'm going to close until my house is done. I thought you accepted it, but we haven't signed anything yet.
Right. But I mean, you said that they're willing to wait until September, right? Like the close date in September. Yeah. So why not finalize the deal?
Because I don't want to move out and I'm not paying anybody any rent. I thought you said they're willing to wait in the mortgage on it.
Okay. I guess I just don't understand. I thought you said that they were willing to wait until September. They are.
They're willing to wait until my house is finished to do a close on it. Okay, gotcha. I'm not gonna close ahead of time at all.
Right. I mean, I just thought it'd be the same situation of what I'm saying where, you know, if we submitted you an offer that made sense, go ahead and finalize it with the closing date in September.
We just haven't set a closing date because I can't get a closing date on my house. Gotcha, okay.
All right, Mary, well, I do appreciate your time.
If it goes beyond September, then I don't know, you know? I don't know if they're willing to go beyond September. Right, right.
Okay, well, what I'm gonna do now is take this information over to our underwriters. We'll take a look at the property and we'll see what our offer would be. If I'm able to beat $385,000, I'll give you a call back and I'll let you know what it would be, okay?
Yeah, and you'd have to put the offer in to my attorney anyhow.
Yeah, definitely. Yeah.
And that, but it sits on, it also sits on a little over 12,000 square foot lot. It's about a quarter acre.
Very nice. Okay, cool. Well, I will take a look at this with them and I'll give you a call back if it's something that we are, uh, right, going to be competitive with and I'll get in touch with your attorney at that point. Okay. All right. Sounds good. All right. Thank you, Mary. I do appreciate your time. All right. Okay.
Bye. Bye-bye.
All right. 4 bedrooms, 2 bath. 2,200 square feet. This is 700, really nice, 1979, no pool. Wait, where is her property again? I need to double-check here. Okay, it's over on this side. So guys, it's gonna be really important here because I think this stuff is all gonna be much nicer than this stuff. So I don't want to compare it to any of the shit in here. I'm only gonna be looking in this area. And again, that one's over there. So let's see, we have a 457 here. Okay, so there's our— there's going to be like pretty much our comp. Thank you for calling We Buy Homes Cash. This is Tyson.
Hi, I was calling about the house in Catlettsburg, Kentucky.
I'm sorry about that. You kind of broke up.
What was that? I'm calling about a house in Catlettsburg, Kentucky. The address is Shoot, let me see if I can find it. 8313 New Ridge Road. Can you hear me?
Yeah, I'm just looking it up. I'm trying to see if this is one of our properties. I don't know if it is. Where did you find the property at?
So my situation is, is I have a person who is currently trying to buy a home. And she has your— has her home listed with you all. She has a contract with you all stating that you're buying her home to, you know, resell. And she has been trying to get ahold of the company for days. And she told me recently that you guys are a scam.
Wait, she's been trying to get ahold of us for days? Yes, yes.
Honestly, I wish I could tell you this entire situation. It's been a hot mess. Um, she says that she has her home— like, she literally sent us the contract and everything because, you know, we had to make up a contract of our own. And, um, she sent us the contract and everything, and she said that, you know, her home was listed with, uh, listed for sale, and you guys, you guys are buying it, and it closes— I believe July 14th is the closing date. And, um, she told me that she had just called you guys and she talked to a man and she told him— she was asking him as far as her contract and everything, if the home was— if it was all still a go, because she hasn't been able to get a hold of anybody for a week. And, um, he told her that there was no contract and they never signed the contract. And she said, well, that's a lie because, you know, I have a contract. And he said, no, you know, we never signed a contract. There's nothing. She said, I can fax it to you. And apparently she got irritated and said, this is BS, and said that you aren't even a real company. The man hung up on her. She tried to call back. The number had been disconnected.
So it sounds like she was not talking to somebody at our company.
Yeah. And so I don't know if it's Like, I don't know honestly who to believe because I don't know if the situation is like she's genuinely getting scammed and doesn't know it.
Here's what I can tell you. So this is a property of ours. Sorry, we just have a ton of properties across the country, so I needed to check. But yeah, we have a contract on this property and it looks like we're looking to sell it for $185,000.
Okay, but you do— do you own the property or are you going to buy the property?
I have a contract. I've got equitable interest in the property. I don't own the property currently.
Okay. Okay. Because that was the understanding is that you guys were going to close on the property on July 14th was the closing date.
Yeah, that's when we have the closing date set for.
Okay. But the home is under contract. Yes. Okay. Because she's also been trying to actively get the closing date moved up to July 3rd. Okay, because the situation that we're in is I'm her realtor for a home she's trying to buy on Oakland Avenue in Catlettsburg. And she said she needed a 60-day close, which was completely understandable due to, you know, the selling of her home. Mm-hmm. But the sellers wanted to know if there was any way she can move up the closing date just to speed up the process. And that's how all this started, was she's been trying to get in contact with you guys to move up the closing date.
So I'm seeing actually right now we did get one text from her that says just any luck on the closing day being moved. So what I'll do right now is let me get with our transaction coordinators and I'll see where we're at with this transaction. I do sales, I do the acquisition, so I'm not at all familiar and I'm not the one who purchased this deal. So is what I'll do right now is I'll have somebody from our team. I'll— we'll go figure out where this, where this property's at. In our pipeline, and, uh, we'll have them call, uh, Miss Jerica. And then, um, let me get your contact info.
And, uh, that would be perfect if you could just contact her because that has been the entire issue. Okay, she, she said that she cannot contact anybody at the real— at the, uh, the company. Well, I mean, she will contact her.
You were able to get a hold of us just fine. Exactly.
I was able to get a hold of you the first try, and that's kind of where my doubts have came in, and I'm having a struggle with, you know, I'm sure you understand.
Yeah, I get you. All right, well, let's, uh, we'll, we'll get in touch with her and we'll see what we can do, and then I'm sure she'll let you know if we're able to move up the close date or not.
Okay, thank you so much, sir. You don't know how much I appreciate this. And what was your name again?
My name is Tyson Smith. Tyson Smith, thank you so much. All right, I really appreciate it. Of course, of course. Have a good one. All right, you too.
Bye-bye. Bye-bye.
Yo, Mitch, what the fuck is going on with Jerica Kilburn? So she's trying to close early, the end of the month.
We don't have any buyer leads on it, so we're pretty much telling her like, look, I don't want to put you in a bad spot by telling you we can close early, then not be able to, because that would put you in a terrible spot with the new house you're trying to get, and you get to the closing table and we can't perform.
Okay, well, um, she said they're— the realtor that she's using to buy the other house just called me and she's like, what the fuck? She said that Jerrika called somebody, not us, and they were like, we don't have a fucking contract with you. And she's like, yeah, you guys do. And they're like, no, you— no, we don't, and hung up. And then she's like freaking out. We've spoken to her today. We're trying to push you over to the Well, either way, I would call her and say, hey, your other realtor just called us, said that you didn't know what the fuck was going on. So here's what we can say is, number one, it's not looking like we can close earlier, but the way we can close as soon as possible is if we do this, move it over to this program, and then— yep. All right. There are at least 30 We Buy Homes Cash. There's only one webuyhomescash.com though. All right, tell the old lady you're not actually buying. I did, I explained it to her. I said, yeah, we've got equitable interest in the property. That's what's going on here, you know what I'm saying? All right. Yeah, she definitely called the wrong one for show. What's up, Taylor? Alright, back to whatever the fuck I was— what was I doing? Oh yeah, I have that fucking— what the fuck's that chick's name? Here we go. Mary Simmers. Okay. So ARV is $450,000 on the property, so we're gonna be way less than whatever the fuck she's asking, so we'll go ahead, we'll put her in a 90-day hibernation. Yeah, we'll give her a call on fucking September. That's what's gonna go down. All right. I think you need a new keyboard. Why? What's wrong with my keyboard? Thank you, R45. I appreciate that, man. For real. Thank you. No, J-Dubs. I mean, yes, one-offs and stuff will get whatever, but no. Single-family residential is my focus. Loud af keys. Yeah, bro. It's a fucking mechanical keyboard. I like that shit to be loud as fuck. Yeah, weird. I'm hiring a cold caller for my business. Any advice? I would recommend going through an agency, man. I mean, you absolutely can hire one independently, manage them on their own. But I think it's worth the money to pay an agency. Best advice for passive income? I don't think that passive income really exists up to a certain level. I think you have to have a ton of fucking money upfront capital in order to get passive income. Suggestions on agencies? Mitchell, send me a DM on Instagram and I'll put you in touch with the one that I would use. How much is a VA a day? I don't know. Rentals, you guys, rentals are not passive. There's fucking work that needs to be done managing and owning a rental property. It's not like you just fucking stick a renter in there and you get money every single month. Shit comes up. It takes work. Sorry, Tyson, really am. Dan wants to sell, but his— what? Dude, Bumblebee, I didn't know that GTA 6 cost, uh, $2 billion to make, but that game looks sick. From the shit I have seen about it. All right, let's keep going. More cold calling. Cold calling is fucking an interesting animal, boys. Much different than calling the warm leads. Hello? Hello, Nicola? Yes. Hey, Nikola, this is Tyson. I was calling to see if you were still looking at selling your property over on 36th Drive.
Excuse me, what?
I was calling to see if you were still looking at selling your property on 36th Drive.
I never looking to selling. Oh, gotcha.
My mistake. Sorry about that.
Okay.
All right, have a good one, Nikola. That's the most Eastern European man I think I've ever spoke to on the phone. Yeah guys, we're straight cold calling right now. Why are you cold calling instead of using the hot leads? I don't have any new leads in the system right now. Like we've called through, I've got uncontacted buckets and stuff, but I'm just calling through We're just doing some cold calling, bro, just to change it up, you know what I'm saying? All right. Oh, whoops, I forgot to add that guy to 90-day hibernation. Whatever. Are these not PPC leads? No, we're cold calling right now. All right. Is he the owner of the company? Yes, I am. So are you lying to people? Lying? No. Hello, Sandeep? Yeah. Hey, Sandeep, this is Tyson. I was just calling to see if you were still looking at selling your property on Cottontail Lane.
I'm not.
Thank you. Okay. I appreciate it. Have a good day. Sure. Guys, so somebody said you better hope the people you're calling are in a one-way consent state. The way it works, I'm in a one-way consent state. I know the calls are being recorded. I'm allowed to record them. I don't have to say to them because I know that it's being recorded. That's how this works. Jack, I'm from Arizona, bro.
All right.
You've reached Paul Brown. Hey Paul, this is Tyson.
I couldn't tell if that was him. I mean, it sounded like a voicemail, but this new dialer, I can't fucking tell if it's a voicemail or not. All right, bro was flexing his bicep. Guys, I don't even have to— like, my bicep just always looks flexed, bro. It's just where we're at, bro. That's just where we're at. Fuckin'— if you guys saw my story on Instagram today, I was looking like a fuckin' beast, like a masked monster in the gym today. So I saw this video on TikTok, Rich Piana talking about how to get big arms, and Rich Piana's like, "You gotta do this every single fuckin' night. You buy a set of 15-pound dumbbells and you do fuckin' oof oof, just lay down, fuckin' 100 skull crushers with 15-pound dumbbells, and then fuckin' 60 reps of hammer curls." Now I can't even do 100 reps of fucking skull crushers with 15-pound dumbbells. I could only do 60. So I did 60 reps and then fucking, uh, 40 hammer curls. And let me tell you, bro, your boy was pumped up, dog. That guy was on roids and is dead. Well, yeah, I know, but he's still the GOAT. Uh, Aaron, I, I don't have like a regular schedule of when I go live, but mostly in the mornings my time, like around like 10:00 AM Arizona time. The only working out I get is rubbing one out. Aha, you should immediately stop jerking off, dude. Stop jerking off and start going to the gym, dude. Um, Jake, sorry for the call, Tyson. My partner yelled at you because Ryan gave us a lowball offer. Jake, I immediately knew that you guys were trolling, and I was thinking to myself Damn, I hope I never get to the point where this is how I spend my time. Did you play sport in college? No, Jack, I'm not athletic, bro. All I— look, I can pick up heavy shit, put heavy shit down, and I can run in a straight line, and that's it. But all other kind of athleticism, I don't have it. My hand-eye coordination, shit. Like, I'm not good at sports. It's just what it is. Alright. Elijah from Fresh Clean Threads. Can you find places in Naples, Florida for me? Bro, Naples is a fucking fire-ass market. If I could find a deal there, that's like a fucking $100,000-$200,000 assignment fee. Alright. What are we currently at for the month, guys? For the deals I've currently gotten, so we've gotten 18 contracts. Of the ones I've got that are in marketing right now, the projected profit is at $154K or $152K, something like that, $150-something thousand dollars. I still have like 10 deals that need to go into marketing. So it seems like we crushed the goal, but I won't know until everything's there and we see and it's all closed. How do you limit your distractions? Guy, I purposely increase my distractions. I'm sitting here, I got fucking TikTok chat and YouTube chat. I'm just— I'm distracting myself on purpose, dog. What's the split on that? What do you mean? Projected? Yes, projected. All right, voicemail. Why, lol? I mean, just because, dude. I want to show people how to do this. I'm kidding. I don't do it purposely to be distracted, but I'm saying I don't— Hello? Hello, Carol? Yeah. Hey, Carol, this is Tyson. I was just calling to see if you were still looking at selling your property on Barron Drive.
I never have been, and I'm a realtor, so I would sell it myself if I was going to sell it.
Okay, amazing.
Well, I do appreciate it, Carol. I hope you have a wonderful rest of your day.
You too. Bye-bye. Bye-bye.
I swear every realtor is like that. Uh, I'm actually a realtor. By the way, we've wholesaled houses from realtors all the fucking All the time. You got a membership I can get on? Yeah, guys, I offer Wholesaling 101. It's an amazing introductory course on how to get your first deal. It's an entire program. You get entire video courses on everything about wholesaling. You get weekly calls with me where you can ask me questions that I can give you personalized help. You get a community where you can come in and ask questions when days we don't have calls. And I also provide skip trace records for you to start calling. All of that for $69 a month. You can learn more, link in my bio, Wholesaling 101, or just go to www.wholesaling101.io. All right. The audio is only coming from the left side. What do you mean, for real? All right, bought my last rental house wholesale. Yeah, dude, if you buy— if you buy a house while it's in probate from a wholesaler, especially like a noob wholesaler, It's going to be a pain in the ass, bro. We always deal with probate and shit before we sell the deals. Hello? Hello, Wendell? Yes. Hey, Wendell, this is Tyson. I was calling to see if you were still looking at selling that property in Via— what is it? Via Tercera? Over on Third Place? Yes. What's that?
It could be purchased, yes. Okay, amazing.
Well, I'm looking to buy some more properties in Phoenix. I'd love to ask you some questions about the property to see what we could offer for you. Do you have about 5, 10 minutes? I don't know the property.
No, I'm not listing. Thank you.
Well, no, I'm not asking you to list it. I'm looking to make an offer.
If you want to make an offer, you make the offer.
Thank you. Right. So, I mean, do you just want— let me ask you, Wendell, do you want my fast offer? Do you want my best offer?
No, I, I just— if you call to make an offer, I assume you know what you're talking about. Apparently you need to be fed all the information to get to know what—
okay, well, Wendell, there's just some— there's some information I can't get unless I ask you questions. Right? How can I know about the condition of your property unless you tell me?
Well, because you would know the property or you wouldn't be making an offer. Thank you. No more.
You guys think he's interested? I think everybody should experience cold calling at least once in their life. All right. 90-day hibernation. On to the next. All right. Seems possibly interested. Definitely possibly interested. So you got to learn to not hate it. See, if you just think, oh, I hate cold calling, it's going to suck, then you're going to hate it and it's going to suck. I just learned to turn it into a game, man. I'm just out here trying to have fun with these people, you know? Maybe meet a new friend. Definitely learned some interesting things from these people all the time. Alright. So Paint with Jimmy, guys, we don't know what we're currently at. That's what I can tell you.
Your call has been forwarded to an automated voice messaging system.
Is what I can tell you. It looks like we're definitely gonna crush the goal. But I will say something I've never done that I'd really like to do at some point to really get better at what I do is do door-to-door sales. I've never done door-to-door. I've only ever done phone sales. Like, I have done in-person appointments and whatnot, but it was all set on the phone. But dude, those people who learn how to sell shit door-to-door, those got to be some of the fucking— those guys are assassins, bro. All right, yeah, maybe, maybe one of these— I got a buddy who sells solar door-to-door. Maybe one of these days I got to make a YouTube video where like he shows me the ropes and I try it. Yeah, I get pissed off when people come door-to-door to me too. I mean, now look, I'm in sales, so I'm nice about it, but I'll get on my Ring doorbell. I'm like, hey, listen, bro, keep up the good work, but I'm not buying shit from you. Like, have a good day. "You calling expired listings or still being listed?" I'm just calling cold data, bro. Omar, yeah, I've just decided to hop on the dialer and do some cold calling for an hour or so. I'll probably run this for another like 30 minutes to an hour. "Do you want to put an offer in on my property?" Depends, Nate. You willing to sell it at a discount? All right. Dude, the ring, just getting on there and talking is the GOAT. Do you look at these properties before you call? No. If I looked at— half the people don't answer. I'd be wasting so much time looking at properties that people don't answer.
Hello, this is Al.
Hey Al, this is Tyson. I was calling to see if you were still looking at selling that property in Roanoke.
Uh, I'm just moving back into it. Oh, gotcha. Yes, my girlfriend and I split up, so my renters left, and so I'm, uh, I'm moving back in as we speak.
All right, well, I'm sorry to hear about you and your girlfriend, but, um, shit happens, you know. Yeah, yes it does. It is what it is. No big deal. Do you have any other properties you may be looking to sell?
I have 2 other properties, but the problem of it is I have yearly renters. Oh, gotcha. Neither one of them want to move. Okay. They love it. So right now, no, but you never know. Give me a holler and, you know, things change. Give me a holler in 6, 7, 8 months and we'll see what's going on.
Okay. All right. Sounds like a plan, Al. I appreciate it.
Take care, buddy. All right, take care. Bye.
What a nice man. See, we're out here making friends, bro. Al was a G. Al was a G. We fuck with Al. All right, 90-day hibernation with him. All right, boys, we gotta piss real quick. We'll be right back. We're gonna hammer out some more calls. Motherfuckers in my office talking about board games. Your audio is messed up on YouTube. I don't know, boys, I gotta figure that shit out. I'm just so bad at like tech shit. I don't know how to do that. All right, okay. Let's get back rolling, shall we? Uh, No Cap, here's what I can tell you. Technically it includes the 10,000 just once, but I am—
thank you for calling, I'm not available—
I am adding 10,000 new records every single month. If you were on TRT, it would have 10x your earnings this month. I am on TRT, we got back on it, boys. Blood work came back good. In fact, I'm going to make a TikTok about it, but not on my— this account. I'll make it on my burner account and I'll explain how my blood work came back and everything. But yeah, we're, we're, we're back on this. We're back on the TRT, boys. All right, have you seen the BlackBerry movie? It's one of the best business movies I've ever seen. I haven't. What's it called? I love business movies. So we get 10K records every month. Um, yeah, TRT to look natty. Damn, Tyler, show me a picture of yourself, bro. No profile picture, have an ass, trying to talk shit about my gains, bro. What are you talking about, dog? Have you seen The Facebook Movie? I love that movie, bro, so good. Tyson, are you an AZ and would you give me a job? I am an AZ, but why would I give you a job? I don't know anything about you. You've got an anon fucking— you have no profile picture, you got no No name. Tycie, you're funny as hell. I appreciate it, bro. Thank you. Let me come work for you, I'm tired of door-to-door pest control. Joshua, if you— guys, I'm actively hiring people with sales experience. Like, if you can come and you can show me, yeah, I've got this record, like, look, here's what I used to sell and I was a fucking beast at it, we'll bring you on, bro. We'll make a shitload of money together. All right, Bumblebee, I'm gonna have to check that out. I'm gonna have to check that out, dude. Do you offer— do you want my fast offer or best offer gold? I'm gonna start using that. Oh yeah, Omar, that's a great— when somebody is all fucking pushy and they're like, just make me an offer, I always say that. Well, do you want my fast offer? Do you want my best offer? Yo, that Jerrika girl's calling in. I ain't answering it. All right, what happened to the deal for $519? Uh, he said that Oh yeah, actually I forgot I'm supposed to call that guy back. I forgot, I completely forgot that guy said he wants to think about it. I guess we'll call him right now. How do you talk to people on the do not call list who you've cold called? Andres, dude, I don't scrub the DNC list or anything like that, man. I just call them. This Jeff. Hey Jeff, it's Tyson. Oh, hey. Hey, so I haven't heard from you, but I just wanted to check in and see how you were feeling about our offer for the property.
So you sent me the paperwork and then you come out and then how does this all work then? So if I accept the deal, you send me the paperwork, we decide on the closing date?
Yeah, so we'll go ahead, we send over, once we get it accepted, once we get the paperwork back, We'll schedule a time with you to send out, get photos just to confirm everything you told us. Obviously, we're still— we're buying the house as is. So it's not like a full-blown inspection. It's just for us to make plans of what we're going to do with the property. At that point, the owner of the company takes a look at it. We decide if it's something that we're going to buy or if it's something that we're going to work with one of our financial partners on. And then, yeah, that time, then it's just a waiting game until the close date, which is, you know, time for us to pull title and everything do what we need to do, and then on that day is when— on the close date is when you'll have the money either wired to you or they can send it by certified— they'll send you a check via certified mail, whichever you prefer. Right, okay.
Okay, um, okay, go ahead and send me the paperwork.
All right, give me just a second here, let me confirm, um, Let's see, I have— on a brief hold while I have my transaction coordinator fill out that offer and send it over. Sure. All right, I'll be right back in just a couple of minutes.
Okay, thanks. Thank you.
What's up, boys? We're going fucking 2 today, boys. We're going fucking 2. Whoever reminded me to call that guy, thank you. All right, I'm just getting all the information so I can fill out this contract real quick. Fuck. Alright, here we go. Okay. All right, property address, APN. Address, purchase price, $519, $519. Okay. Send it over, let me sign it real quick. Alright, Jeff, that should be coming over any minute. Okay.
I'm out of town right now, but that's okay.
Okay, so are you in front of a computer right now or have access to your email or?
I have access through my phone.
Okay.
I need to read it and then just hit reply and do the digital signature thing on it. Yeah.
Okay. Okay. So do you have time that we could go through it now so I can answer any questions you may have or?
Not right now because I'm in the middle of something. Okay. So maybe a little later today. Okay. Yeah. Yeah.
Like when do you think? Like in a couple hours? Yeah. Okay. Well, yeah, I think go ahead, take a look at it. And then if you have any questions, I'll give you a call in a couple hours. We can go through them, but a lot of it pretty straightforward.
So perfect. Yeah, that'll give me time to look at it. And then if I have questions, I can jot them down and ask you when I call you or you call me and then we'll go from there.
All right. Perfect. And if everything looks good, I'm sure you've used DocuSign before. You know how it all works. Oh, yeah.
Yeah. Yeah. All right.
Sounds good. All right, Jeff. Well, I just sent that over, so, yeah, if I haven't heard from you, I'll give you a call before I leave the office today.
Okay. Right. And then, yeah, and all that, that was with the whole basement situation I told you about, too, right? Yep. Yep.
Just want to make sure. Yeah, we got note of all of that. I know that there's some, some concrete and stuff that we'd have to do, right? We're not, we're not expecting it to be perfect, right?
Yeah. Well, yeah. Okay. Sounds great.
All right, I appreciate it, Jeff. Thanks. Yep.
Okay, bye-bye.
All right, so I don't like that. I don't love that, boys, but this could be a good deal, I'm thinking. All right, let's see here. All right. Cool. All right, what's for dinner, guys? So at Target they sell these fucking little boxes of macaroni and cheese. They're called Goodles, and it's like healthier mac and cheese, so it's higher in protein. There's no bullshit in it. Like, if you look at the ingredients, you can tell everything that's in it. They are so fucking good, boys. Um, so I'm gonna have some Goodles. I'll have an entire box of that with like a pound of ground beef is what I'm thinking. We don't shop at Target anymore? What's wrong with Target? Also, if it's some like political bullshit, I'm gonna tell you right now, I will never like— I'm not gonna stop shopping somewhere 'cause like some shit they did. Like, I'm still gonna eat at Chick-fil-A. I'm still gonna shop at Target. I don't care if they've got like all this Pride section bullshit. It doesn't matter to me, man. Doesn't matter to me. All right, it's because you support the devil. What? Where'd you get that from, dude? What? Oh, I love goodles. That's what I'm talking about, Sean. I love the goodles love. Oh, Target, not you. Gotcha. Okay, what money total you got, guys? So our projected profit right now from 7 deals from 7 of the last 18 we've got, but potentially 19, potentially 19. 7 are in marketing and our projected profit is at $150K from just those, from my deals. So we still have a bunch more that need to go in. So right now everything's looking good. How many hours do you typically work on real estate a day? I have no idea, bro. I don't count. This is my full-time thing, you know, but I don't count. Guys, main team is me, Blake, my dad, Mitchell, Doggo, and Ryan. That's, that's the, that's the operation right there. 70% of ARV is what buyers expect to be interested. Completely depends on the market, man. Some markets they'll buy at 75%, some they'll buy at 60%. Just completely depends. Is that chew good? Oh, this isn't dip, bro, this is just Zen, and I'm a fan of it. Yes. Um, Thank you for the bless you, Rusty. Appreciate you. All right, let's get back on the— let's get back on the dialer. Let's, let's cold— let's do some more cold calling. All right. I appreciate that, Kara. Thank you. Hello, Dominic? Who's calling? This is Tyson. I was calling to see if you were still looking at selling that property on Elizabeth Street. What property? Uh, 1429 Elizabeth Street. Absolutely. Amazing. Well, uh, I'd like to just take a minute to ask you some questions about the property, and after that we'll be able to get you our offer. Does that sound good?
I'll give you a price. Okay. Ask away.
Gotcha. So yeah, I mean, I expect that you have a price you'd like to get for the property. It's just I need to learn more about the property to see if we can get to that price, right? Okay. All right, Dominic. So while I'm getting the property pulled up real quick, can you kind of just catch me up to speed? What's got you looking to sell this place? I bought another house. You bought another house? Yes. Okay. So are you currently downsizing?
I'm downsizing. Very nice. My daughter's moved out. I don't need 3 bedrooms. I don't need 3 floors. I don't need that.
Yeah, I bought a little ranch house. Okay, very nice. So are you currently still living in this place in Scranton?
Are you looking to— I'm living in there and I'll be done with my house over here in a month.
Okay. So are you looking to have this, like, assuming we make you an offer that makes sense, Dominic, you want to move forward, you'd want to close this property in like next month? Yeah. Okay, excellent. So I've got the property pulled up. You said it's 3 bedrooms?
3 bedrooms.
And how many bathrooms? 2.5 baths. 2.5, okay. And then what's the property square footage?
Oh, I'm not sure off the top of my head. I'm going to say pretty close to 2,500.
Close to 2,500, okay. Let's see. I'm not seeing a— it's not showing me on tax records. Let me check in a different place real quick. But you say that you think it's close to $2,500?
I was going to say that. I don't know off the top of my head. I don't know. Okay.
Yeah. Interesting. There's, there's no information about it on tax records, so we're just going to— we're going to have to see there. But okay. It's a big house. It's a big house. Yeah, absolutely. So, uh, I'm seeing that the property was— oh, actually, does it not have the year built either? Do you know what year it was built?
Uh, I'm gonna say maybe 90 years ago.
Okay, so I assume that a lot must have changed in the property since then. Uh, do you know how old the, uh, current—
I remodeled the house 3 times.
Oh, gotcha.
When I bought it, when I bought it in '86, '06. It was an up and a down. I remodeled upstairs, I remodeled downstairs. I moved upstairs, I didn't like the tenants, I kicked them out, I took the whole house over and I remodeled it again.
Okay. And so can you—
hot water system.
Okay. Um, can you kind of explain to me what you did during the remodel? Was it like you, you know, pulled out all the new cabinets in the kitchen, new appliances? I gutted it. I put everything new.
Okay. Everything was new in, well, in '80, '88, '90, maybe '95. '95, maybe every— that's when I took the whole house over. I'm gonna say new kitchen, new bathrooms, new floor, new carpet, sheetrock, new sheetrock walls. I did everything. I gutted the whole house. Okay.
And that was in '95.
I put an inground pool in the backyard.
Oh, there's an inground pool.
I have a cabana.
I got a cabana in the backyard. I concreted the basement floor. I put a cinderblock wall up in the basement. Okay. The basement is half finished, half workshop.
Okay. Are there any repairs the property may need?
Nothing. Nothing? Doesn't mean nothing.
Gotcha. So Dominic, I want to level with you here. I mean, I'm an investor and I'd be looking to make money on the property. And so it doesn't really sound like there's any kind of value add I could do. Okay. So I just don't know.
Let's not waste our time.
Yeah. All right. Well, wish you the best of luck. Okay.
Thank you very much.
Thank you. Bye-bye. Yeah, bro, ain't shit I can do, dog. List that shit. You feel me? All right, how do you get around an owner-occupied property when it's time for showings? Dealing with it now on my first virtual deal. We call them up, we say, hey, one of our financial partners wants to come look at the place. Does Tuesday at 3 work for you? Easy money, dude. What do you say to the seller about the assignable clause on the contract? I say, this contract is assignable, which means we can sell it to somebody else. That means it might be a different buyer. It doesn't change anything about our deal with you. You still get paid the same amount we agreed. All right. As soon as he said it was gutted, it was a no-go. Yeah. Well, I mean, here's the thing is it was in '95. And so I definitely am going to be keep calling this guy because if it was fully remodeled in '95, it's not like there's still a bunch you could fucking do. That's fucking 30-year-old remodel. You know what I'm saying? Like, but in his mind, he thinks it's perfect. Perfect. So I'll let some other wholesalers call him, fucking price anchor him down, and I'll call him in 3 months. All right. How much did he want? Last time I spoke with him Hello? Hello, Efren? Hello? Hello, Efren?
Who's calling?
This is Tyson. I was calling to see if you were still looking at selling your property on Erie Street. I'm sorry, you kind of broke out there. I think he said he didn't want to sell it. How many deals up to this point, guys? We're at 17 deals. I just sent out a contract that hopefully will get signed. That should put us to 18. The goal was 20, so we're kind of falling a little bit short, but oh well. Around what time do you stop making phone calls? Whenever I feel like it, but I think that you're good to call up until like 8:00 PM local time. Meredith, that's exactly what I thought of the moment I said Efrain, because I read the name and it spelled E-F-R-A-I-N, and I was like, Efrain. Rain, and I was like, oh no, it's Efron. I immediately thought Jonah Hill, War Dogs. Fucking goat movie. Oh, you know what movie we should watch that's kind of similar to, uh, War Dogs, Meredith? It's this one with Brad Pitt where he's a fucking— he's like a general or some shit in the military, and it's very similar to War Dogs, kind of. I got to figure out the name of it. We should watch that tonight. All right, just joined your program. Do we get a separate email besides the receipt? Yeah, you should. You should get a, uh, you should get an email, an invite from school. Did you not get that? No, not Fury, but Fury is also dope. It's, uh, it's different. I did not so far. Uh, what's your name, bro? Let me see here. Are you Jared or— yeah. Let's see, are you Jared or are you Fernando? Fernando, all right. I got your email right now. Let me, I'll just manually send you an invite real quick. Also, just so you guys know, I have a call tonight with our Wholesaling 101 people in 1 hour. So if you guys get signed up, you guys can get on that call. Let's see here. Let me send you an invite real quick. Okay. Would you rather have a son who's gay or a son who's in a gang? I'd much rather have a gay son. What do you mean? I don't want my son to be in a gang. That sounds dangerous. Pretty sure you're talking about the movie Troy. No, not that either. Not that either. What do you think Gamble is doing right now? I'm betting Gamble is probably sleeping, or if not, he's probably bothering Meredith with one of his many toys. All right. No, not Inglourious Basterds, guys. It's fucking, um, goddamn it, Brad Pitt war movie. War Machine. War Machine, that's the one. War Machine is the movie I'm thinking of. All right, uh, do you live in the place you wholesale or can you wholesale all over? I do not live in the place I wholesale. I wholesale all over the country, bro. All right guys, can I send you money for a haircut? This is worse than the last Gmail user. Dude, I'm fucking looking clean right now. What the hell are you talking about, bro? I had a buzz like a month ago and I'm already up to this. Who can say that, bro? Who can say that? How am I already up to this? I buzzed this shit literally fucking down to the little fucking tiny little hair nubs like a month ago. That's just gnarly. When did you buy your Lamborghini? I don't have a Lamborghini yet, bro. We're working on it. Where are you at in the challenge, Greg? So we've gotten 18 deals locked up. I've just sent out 19, so we're waiting for 19 to come back. Out of that, 7 of them are in marketing, and our projected profit from those 7 is at $152K. So it looks like we're going to be good on the challenge.
All right.
How did you get your haircut with numbers on top? Guys, this is just grow out from a buzz. I literally buzzed it and then it grew out and I just styled it this way. Where the fuck do you find nationwide investors? I don't find nationwide investors. I find local investors to the market that I'm in. So if I get a deal in whatever, fucking in any place. Jacksonville, fucking Mississippi. Jackson, Mississippi. Then I will find buyers in Jackson and show them the deal. Show the watch. I like watches, please. I can't even remember what this band is called. What is it called? A fucking Santajubilee. Is it the— I don't know what the band's called. Oyster. Oyster. There we go. Gmail user knows. You look like Josh Allen. Who's Josh Allen? What do you think about Jefferson County, Kentucky? Don't know anything about it. Never even thought about it my entire life. All right, something's fucked up with my zaps. I gotta fix this shit. All right, boys, I'm gonna hop off because I got to get ready for my Wholesaling 101 call. Last thing I'm gonna say, guys, last time I'm gonna plug this: I have a group called Wholesaling 101. If you join this group for only $69 a month, you get an entire video course on wholesaling. That's not what's important though. What is important is you get weekly calls with me to ask me questions. You also get 10,000 skip trace records. You also get a community where you can come in and ask questions on days we don't have calls. So if you need help calling a property, you hear an objection you're not sure how to handle, you can come in and ask and I can help you. All of this for less than the price of your phone bill. So if you guys want to get started wholesaling real estate, now is the time. wholesaling101.io. Thank you guys all for watching. Today's been a great day. We got that deal in fucking Montgomery. We should get this other one in Colorado. Fire. The challenge is gonna be done today. However, am I still gonna be live tomorrow making calls? Yes. Am I gonna start like doing live other stuff of what you guys would like? Yes. Maybe we'll do some dispo lives, right? I'll go in, I'll sell deals, who knows, whatever you guys are feeling.
