Building A Wholesaling Website Tutorial (Super Easy)

If you've ever seen my lives on TikTok where I show you me talking to sellers and getting properties locked up so that we can then wholesale them, you'll notice that the way I introduce a lot of calls is I say, hey, this is Tyson, you filled out some information on my website. In this video, I'm going to show you how you can build a website where people can go to and fill out their information and you get a high-quality inbound lead. I'm going to show you exactly how I built my website and how you can do it too. So here's my website. Now, as you can see, it's very simple. The most important part of the website is right here in the middle where it says, "Get a fair cash offer on your house today," with a place where they can start filling out some information, right? We want them to be able to put in their property address, put in their email, so they can get an offer. As you can see, they can come here to how it works and they see, look, hey, look, step number 1, you speak with one of our home buying specialists, we agree to our as-is offer, and we settle on a date convenient for you, and you collect your cash. Now the website does have some other parts. It has some of these other copy, all of this blah blah blah. This shit isn't important. I'm telling you that right now. It doesn't matter. What's important is that there's forms all over the place for them to fill it out to get a cash offer. Another thing that's important is the page speed. My website loads incredibly fast whether you're on a computer or whether you're on mobile. And what's crazy is actually it doesn't just have to do with internet connection. It has all kinds of different things to do with it and I don't know exactly how it works, I'm not a tech guy, but what I can tell you is that this page loads fast. And that's what's important because when somebody is going to their— to different websites because they want to sell their house, if they click on your website and it takes forever to load, they're just going to go back and they're going to go to the next person. Because guess what? If you search "sell my house fast," there are just thousands of options to choose from and people are just going to call down the list till they find the first one who they enter their information and they call them quickly. So this is very important here that we just make it easy for them. The page pops up real quick, boom, they can enter in their information. As you can see, they can also call a number or send a text. Um, now all of this extra stuff is all extra, right? However, the company that we use to build our websites makes it super easy and it's actually super affordable. So the website builder we use is called MinutePages. Uh, there's a link down below that you can get this that'll also come with some perks I'll talk about in a second. But essentially it's called MinutePages because you can have your website set up in minutes. Now this is awesome because they have a ton of different templates. It's super easy. Let me kind of come through and show you. I want to show you how easy it literally is. Like, they have all the websites pre-built, so specific landing pages, so you can make a landing page. So we use it strictly for generating like leads, but there's all different ones. You can target specifically pre-foreclosures, tired landlords, all kinds of different ones. I want to show— there's somewhere There's somewhere on here where you can kind of get some different examples. Right here. So this is the one we use. And look, they have tons of different templates. They've got like 10 different ones just for residential homeowners. This is the one we use. But there's also— you can use your cash buyers website if you want to target specifically apartment complexes, vacant land, mobile homes, self-storage facilities. If you're targeting agents, They have all kinds of different landing pages for you to build out. And then look, right here you can see page, page score, page speed scores. Everything is looking good. Again, most important parts are that the website loads fast and that there's a place for them to fill out their information. This covers all of it. But this also has another something extra that is really gonna supercharge your website. And that's this lead detector. If you wanna learn more, you can watch this video. But it's the only technology proven to capture up to 10 times more seller leads. So look at this. The average website opt-in rate, so people who actually go to your website and fill out that form, is just under 2%, which means for every 100 visitors, only 2 of them will submit their information. Even on a highly optimized site, you can see about 5%. But what if you could capture 30%? So we're 10x-ing. Lead Detector does that. And basically is what this does, as I understand it, is people will go visit websites and they will fill out their information. That website then will sell that data to some other person. And basically that data is out there and it is attached to your digital footprint. So let's say that you go on to Bed Bath Beyond and you order some shit, you enter in your information. Now Bed Bath Beyond then sells your data to somewhere else and that is available out there. This takes advantage of that data. So when somebody goes to your website, whether they fill out information or not, some of the time if they have— if we have that data available, it will send it to you. So even if they didn't fill out your information, you can give them a call and say, "Hey, I saw you were on our website. Were you interested in selling your house?" Now this might feel a little bit creepy or anything like that, but what I can tell you is we are using this exact same thing to get deals. Now the most important part about the website again isn't this, it's having the form and loading fast. And you can get both of that with the Pro Plan or the 10X Plan. What this means is that you can set up a page specific to different markets. So we're nationwide, so we have a page for every single different market. Meaning when somebody in California searches and goes to my website, it's gonna say, "Sell your home in California fast." And also the picture of the property is gonna be a California-looking house. Whereas if somebody in, um, the Midwest, somebody in Ohio, uh, goes to my website, it's gonna say, "Sell your home in Ohio fast." And the picture is gonna be an Ohio-looking house, which is gonna be different than a house that looks in Arizona or California or the Northeast. Right? And little things like that can actually help, but again, it's not gonna make or break. The most important thing: loads fast and you can actually fill out your information to get an offer. So once you guys have a website, uh, the way I actually get people to come visit it is number one, through SEO, which is just search engine optimization. This is perfect for it. And basically what that is, is that when you search "sell my house fast" on Google, that your website pops up. Now the way to do this is, well, I should say, if you know how to do this, then you can make a lot of money with just SEO optimization for websites. The way I understand it and the way we're doing it is through these blog posts, where basically 5 different times a month, we get a blog post written for our website that basically explains, it's something to do about selling your house that's gonna have a lot of keywords that are gonna cause your page to rank higher organically. So the blog post could be like, 5 tips for selling your house, or what to know when you're selling your house to a cash buyer, things of that nature that are one, gonna build credibility for your brand, and two, increase your SEO. The other way we're getting people to visit our websites is by running ads to it. So we run ads on Google, which is basically pay-per-click ads. Right now, if you go search sell my house fast, you'll notice the top 2, 3, or 4 results all kind of say ad next to them. Those are Google pay-per-click ads. We run those so that our website just ranks higher because we're paying for it to rank higher. Another way we get people to visit our website is running social media ads. So we run ads on Facebook, Instagram, TikTok— not really, we're trying out TikTok, but Facebook and Instagram work really well for us. Where basically someone's scrolling and they see an ad, hey, sell your house fast, and then they go through, it leads us to our website to fill out their information.
