BUYING HOUSES | WHOLESALING REAL ESTATE

In this 2‑hour live YouTube stream, Tyson Smith (the "DTR") runs a real‑time wholesaling real‑estate call‑center, fielding inbound leads, answering viewer questions, and pitching his Wholesaling 101 mentorship program. The session opens with technical checks on audio and a brief banter about a TikTok critic, then moves into a rapid‑fire series of cold‑call role‑plays with prospective sellers (Samantha, Valerie, Rachel, etc.). Tyson walks through his lead‑generation stack—pay‑per‑click (Google, Facebook, Instagram, TikTok) ads, Batch Leads, PropStream, and a proprietary skip‑trace list of 10,000 leads included with his $69/month Wholesaling 101 subscription. He explains how many leads are needed for a single deal (15‑20 PPC leads vs. 50‑70 cold‑call leads) and shares his personal conversion metrics (5‑10 offers per day, 100 dials a day, 500 on a dialer). The bulk of the stream is spent evaluating individual seller situations: a mobile‑home owner in Port St. Lucie, a foreclosed homeowner in Pennsylvania, a distressed property in Detroit, and several other leads from the chat. Tyson demonstrates his negotiation script, asks property‑specific questions (year built, HOA, land lease, square footage, condition, mortgage balance, arrears), and then calculates potential offers on the fly, often concluding that the deal is a “junk” or “dead lead.” He discusses creative financing options such as subject‑to (sub‑2) deals, seller financing, and rent‑to‑own, while also noting legal constraints (need for attorney in some states, inability to buy mobile homes without land ownership). Throughout the call, Tyson intersperses promotional plugs for Wholesaling 101, highlighting the $69/month price, the 10,000 skip‑trace leads, weekly mentorship calls, a money‑back guarantee, and free resources (purchase contract, assignment contract, scripts) available at freewholesalingresources.com. He also shares personal anecdotes (gym lifts, college background, family involvement, dislike of Salesforce, love of Pace Morby’s content) to build rapport. The tone remains informal, conversational, and sales‑driven, with occasional frustration when leads fall apart or sellers are uncooperative. The session ends with Tyson taking a lunch break, reminding viewers to check his YouTube channel for screen‑share property comps, and encouraging sign‑ups for his course. Key takeaways: 1. Lead source mix matters—digital inbound leads are pricier but scale better; batch‑lead lists are a low‑cost entry point. 2. Deal viability hinges on property type (mobile home vs. single‑family), land ownership, and market comps; pre‑1976 mobile homes cannot be bank‑financed. 3. Creative financing (sub‑2, seller‑financing) can rescue distressed sellers but requires careful underwriting. 4. Consistency in dialing and following a scripted process yields steady, if modest, income; luck plays a role. 5. Tyson’s Wholesaling 101 offers a turnkey education package with lead lists, scripts, and community support for aspiring wholesalers.

Can you go to my YouTube and see if that is working as intended? I don't know what speaker settings I got going on, what the fuck people can or can't hear.
So we'll see. Are you going to be making calls?
Yeah. You're going to make a call real quick? All right. All right, what's up, bro? Tyson Smith the DTR, gangster ass name, bro. Um, we sent you DM on Insta. My name is Isaac Deason. Isaac, I will check it out after the live, bro. All right. Please leave your message for So the speakers are coming through on YouTube? Good deal. All right, uh, you look like Robbie Lawler. I don't know who that is. Do you know A1 Schmidt on TikTok? I do not, Connor. Who's that? He was talking down on you? Really?
What was he saying?
Good afternoon, what's up, dude?
Please leave.
How are you? He was saying you don't know what you're doing, you're just like every other wholesale TikToker. No kidding. What's this guy's name? What's his name again, Connor?
Let me look him up.
Trying to sell courses and stuff, and I was like, nah, Tyson. Well, hey, respect you, bro. Respect for that, Connor. Let me find this guy. Let's see what the hell this guy's saying. Have you heard of this Jonathan?
Aaron Schmidt?
Yeah. No.
Whoa.
Did he make a video or was he saying this on live? I'm not a natural athlete and today I'm going to explain to them. So the other day I'd done the gym maybe more set and had about 75 of you guys rock up. Who the fuck is this guy? Wholesale 200+ homes. Yeah, bro, I did that last year. All right, so what, he's got some course for free? Did he make a video, Connor? Oh, so he did it on live. Okay, cool. Let's see what this guy's deal is. All right, limited free course and access. So what, he has Eric Schmidt. Huh, a lot of people I know follow him. Interesting. He does these streams where he's like, can we find free homes? Well, I'm going to have to send him a message. All right, anyway, back to our regularly scheduled program of what we're gonna do anyway. José, how many leads should I be pulling monthly in order to get one deal a month? José, it really depends, man. It depends on how good you are and what kind of leads. So like, if you want to do one deal a month and you're getting PPC leads, you probably only need like 15 to 20. But if you're pulling cold call leads, it's gonna be different, probably 50 to 70 of them. All right, what are your goals in your future multifamily portfolio? Dude, I just want to own fucking badass real estate, man. That's the goal with it. This dude ain't making no money. Is that right? All right, I keep forgetting that my— I'm also live on YouTube and it's showing on my screen. All right, back to making calls. None of that, none of that bad vibes anymore. See what Tyrone's got. I've never done jiu-jitsu. Never.
Oh, Connor, who was that?
Hydro Slime. That shit was crazy. What's up, Kevoslice? How are you? Hey, how many people do you have to talk to to get a deal? It depends on who you're talking to, bro. You know, so like with my PPC leads, I'll need to talk to like about 10 of them and I'll get a deal on average. With cold call leads, it's way different. So you say you talked to 125 people and no deal? I mean, out of the 125, how many of them are actually leads? How many offers did you make? Vinnie, what's up, bro? How are you, dude? Another day people not answering? Yo, we've only made like 2 calls, bro. We're gonna get it poppin'. All right, we got Rachel, San Antonio. What's up, Chenzo? How are you, bro? Guys, by the way, I'm also live on YouTube where if you want to see my screen and what the properties I'm actually looking at. You can go check it out over there. Do you outsource your PPC? Yes, I do. Are there certain states where you need an attorney to close? Yes, there are.
Please leave your message for—
All right, Rachel didn't answer either. We'll call her back one more time. What happened to Dennis, bro? In fact, I could hear Mitch in the other room just barely on the phone with Dennis. We have Dennis's property sold, but Linda is refusing to sign the The seller's authorization. So basically the title company sent Linda a piece of paper that says, hey, we need you to sign this so we can reach out to your bank so we can get your payoff scheduled with the bank on the mortgage. And she's like, no, I'm not signing it until I know how much I can get. It's like, well, Linda, we don't know how much you can get until we have this paperwork signed, so we need you to sign it. She's like, I'm not signing that. So We're navigating those waters right now. You'd make such a great dad. Thank you, I hope to one day. Office store, maybe later, bro. She wants the money first. Yeah, she does, but that's not how it works. What should I get, HELOC or etc.? I have no idea what you're talking about. Can you recommend a good PPC company? I've spent $30K and that company was the worst. Mara Preneur, send me a DM on Instagram. If you spent $30K and you're not happy, then I'll try and help you out. What's up, big dog? What's up, MC Hammer Time? How are you, bro? Tyson, you're a dad now. I'm not a dad. All right, I need another screen to be able to monitor YouTube chat. Okay, is getting a dollar worth it? I'm on a tight budget and I can only use True People Search to skip trace. Um, is that too— let me give you a recommendation, bro. I have a bonus right now when you sign up for Wholesaling 101. Wholesaling 101 is my education platform. It costs $69 a month. And when you sign up for Wholesaling 101, you get access to 10,000 skip traced leads. So that's $1,200 worth of leads. And also these are like, like this isn't just bullshit leads. Like these are actually leads that I went and pulled using the exact methods I teach how to in Wholesaling 101. And you could go get fucking 2 or 3 deals out of that list right now. Uh, what's your YouTube? Vinny, my YouTube is just Tyson Smith, dog. How many screens you got right now? I've got 2. What are your lifts, big homie? Uh, so are you asking like what I'm hitting for like my big 3, like deadlift, squat, bench? The most I've ever benched was 315, got it up for 1. I don't know if I could do 315 right now. I think I could though. Um, but 315 on bench, uh, 385 on squat, which I think I could get 405, and then deadlift, I don't even know. I don't deadlift. Yeah, it's $69 a month for Wholesaling 101. And also, yo, first mentorship call is tonight, so. Most I got on bench was 250. Bro, that's fucking, that's big boy talk, honestly. Anything over 225, I respect. All right, Rachel didn't answer, on to the next. Jose, these are some of them are cold call leads. Some of them are inbound marketing like PPC, TikTok ads, Instagram ads, Facebook ads, things of that nature. If we sign up for your course, are we group tugging? MC Hammer time. I decided no, we're not group tugging.
Hello?
Hello, Samantha?
Yes.
Hey, Samantha, this is Tyson. I was giving you a call about that property over in Port St. Lucie. Are you still looking to sell it?
Yeah.
Yes, yes I am.
Amazing. Well look, I would just want to ask you a few questions about the property and then we'll be able to get you an offer. How does that sound?
That sounds good.
Awesome. So I see that you filled out a form on our website looking to sell it. Can you kind of catch me up to speed here? What's got you thinking about selling it?
I need to move. Well, I have already moved closer to my parents.
Okay. So you've already— like, you're not living in this house anymore?
No, I'm sitting in it right now, but no.
Okay, but so you're already— like, you know where you're moving to? You're ready to have this sold tomorrow?
Yep. All right, that would be great.
Right on. Um, so I'm pulling it up right now. Is it a manufactured home?
Yes.
Okay, and is it 2 bedrooms, 2 baths?
Yes.
Okay, and let's see here. I'm seeing on the internet that it's just over 1,400 square feet. Does that sound about right?
Yeah.
Amazing. And then let's see, I'm seeing it was built in 1980.
Yes.
Awesome. I'm seeing here that there's a $645 monthly HOA fee. Is that right?
No, it's— no, there's no HOA fee. It's, it's land leased. So that is like rent. Do you understand what I'm saying?
Yeah. So you don't actually own the land? Like you have to pay like lot rent?
Yes.
Gotcha. Um, okay, so unfortunately we're not buying properties. Uh, like, we're, we're really interested in the real estate. We would want the land as well. Um, now I know that's probably not the answer you wanted to hear. What I would recommend to you is I would call the, uh, the owner of the park, like whoever you, you lease the land from, and I would tell them you want to sell, and they're going to have the, uh, they're going to have some good information for you? Because they might want to buy it from you.
Well, they would want to buy it from me at a fair price.
Oh, really?
Yeah.
Oh, well then maybe I think your best bet might be to list it on the market with the realtor. Have you thought about doing that?
Yeah, I have somebody.
Okay, perfect.
I thought this would be easier.
Yeah, well, it normally is. It's just unfortunately, you know, if we can't buy the actual real estate along with the property, we just won't I won't be interested.
Okay, that's fine.
All right, well, hey, I appreciate your time, Samantha. I wish you the best of luck with it.
Thank you. Bye-bye.
Thank you. Bye-bye. Yeah, guys, with mobile homes, which some people stay away from mobile homes, I personally love them. I think that people who own mobile homes are more apt to take a discounted cash offer because it's a mobile home. But there are some things you have to be careful about. Number 1 is that The year built. So if it's built before 1976, it will not qualify for bank financing, which is huge. So now look, you still can absolutely wholesale deals, mobile homes that were built before 1976. It's just you have to take that into account. Like, no banks will finance these. So these are only cash buyers. So you really are never going to get more than like $100 grand out of these normally. Now, um, built after 1976, these qualify for bank financing. I know a ton of people who flip these, especially here in Arizona. It can be great deals. Now, another thing to be careful about is exactly this situation. She does not own the land. Now, for mobile homes that they don't own the land, I don't even fucking deal with them. Dude, it's a whole different process. It's a bill of sale. I'm not doing all that. All right, don't stereotype mobile people as people you can get a cheap sale out of and take advantage of. Well, that's not what I'm saying at all. I'm just saying that people who own mobile homes are more apt to understand that their house isn't like a fucking million-dollar pad. Is the point I'm trying to make there. All right. I keep forgetting I'm live on my iPad right now. All right. Okay. So we're just going to go ahead. We're going to mark this as a dead lead. And that is because it's a junk deal. And we'll move on to the next one. All right, that dude got aggressive for no reason, for real. Tyson, another call. We got another one coming. All right, dude got in his feelings about his double wide. Have you ever bought a million dollar home? Yes, we've wholesale them. All right, next one. Vershanda, Rayville, Louisiana. Okay, let's see, make sure.
Please leave your message for 4—
Oh shoot. I gotta be careful. I'm realizing, wait, I gotta add another thing to YouTube. I gotta add another color block. Let's copy. All right, add. Guys, speaking of which, if you guys are wanting to see my screen, you wanna look at the properties I'm looking at, you can go ahead on over to YouTube and on there you can see the properties I'm comping, you can see my calculations and everything like that.
Cool.
All right. Okay. How many properties do you own? I don't own any properties. Have you ever wholesaled an apartment building? Yes, I have. One of the biggest deals I ever did was an 8-unit apartment building. Made like $132,000 on the assignment. You find a house for yourself yet? Levin Wyn, so I realized that my lease isn't up for like another 4 or 5 months, so I stopped looking. Gary Hayete, thank you for following. Matt Nice Faro, thank you for following. Oh baby, those lips. Are they chapped? Yeah, kind of. Jason Miller, thank you for following. Yo, Raul, what's up, bro? A Westfall, thank you for following. All right. Next call. Verchanda, Rayville, Louisiana. Yeah, I will work for you one day. All right, let's get it. Where do you pull your list from? Batch leads. Where's the Rolly?
Please leave your message for— for—
All right. What's up with that, Verchanda? Don't want to talk? That's weird. All right. Yeah. So all of my ads now are pretty much— or all of my leads now come from digital inbound marketing. So things like Google pay-per-click, Facebook ads, Instagram ads, TikTok ads, things of that nature. But I built the business by pulling lists on batch leads. Here's the thing is that the digital inbound marketing is a lot more expensive to get started with. So I recommend to people, you start with pulling lists on batch leads, you get some money, you reinvest that into digital marketing, and then boom, now you're getting consistent deals and you're making money. Do you do any triple net leases? I don't. Interesting market for them triple net leases though. As I understand the triple net leases, that's where the tenant pays literally everything. And like, they just write you a check every single month. So it's a very passive investment. But they trade, like Chick-fil-A triple nets trade for like sub-4 caps, I think. What percent of your deals are from ads and what percent are from cold calls? I don't know the answer to that, to be honest with you. How many dispo agents you have? I have one. Let's get these calls today. Yes, sir, Organic Drew, we're getting them. "How much money did daddy give you?" So me and dad did start this business together right when I graduated college. At the time we came in, we had a list of about 40,000 records and we had 3 VAs cold calling. So look, I absolutely started with a leg up, 100%. But he didn't give me any money. I had to earn it for sure. Alright, Linda Sinclair, what is ME? I don't even know what state that is. What state abbreviation is ME? "What state do you have the most deals in?" Dude, I think— what state is it? It's Michigan. I think we have like 5 deals right now in Michigan. "How many leads are you sending out each month and what's your response rate?" I don't know what you mean by that. I don't send out leads. Leads come in.
Maine.
Oh, gotcha. You know what? We've never done a deal in Maine before. Let's call this guy again. Why don't you do investment sales at a firm like CBRE or JLL and work on massive deals? Because I want to own massive deals. I don't want to fucking work for somebody else, bro. But that's what my job was doing essentially. It was at one of those big real estate investment services firms doing like being an analyst. But look, dude, I don't want to be capped at making like $200,000, $300,000 a year, bro. I want to make more than that. From that. What time do you usually start calling? We start calling at 9:00.
Your call has been forwarded.
Would you ever buy qualified leads in Chicago? I would not buy qualified leads right now. I generate all of my leads. What's up, dog? What's up, Boone Bins? How are you, bro? All right, Linda didn't answer. I guess we're not getting a chance to take a stab at this main deal. We got— now got Michael Jennings, Missouri. MO is Missouri, right?
Your call has been forwarded to an automatic voice message system.
Um, have you started using ChatGPT to better your work productivity? Absolutely, dude. I'm a huge fan of ChatGPT. Uh, but here's the thing, dude. I'm kind of getting bummed about the, uh, like censorship of ChatGPT. Like the fact that it's like censoring things about like Donald Trump and Elon Musk. Like, it, you know, I really don't like that. I think that, uh, somebody will hopefully come out with something better that doesn't have any kind of political bias towards it. But with that being said, ChatGPT is a phenomenal tool. Um, I've been using it for all kinds of stuff. All right, uh, how do you make sure you weren't buying repeat leads in lists? I don't know what you're asking, bro. How old are you? I'm 25. You're very inspiring, my friend. Well, hey, thank you, man. How would you run comps on multifamily building comp company to single-family? Oh, compared to a single-family. So when you're comping multifamily, you're using an income approach. It's much different. So with the single-family leads, when you're comping them, you're doing a comparative approach, which is where you look at comparable, comparable properties, see what they have better and what they sold for, and then you make adjustments that way. With multifamily, most of the time you're gonna use an income approach, which is where you look at the property as though we're a business. So you look at the financial statements and you see how much money is this is this property making every single month and how much does it cost me to run it every single month? And then based on that, you get a cap rate depending on the market, and that is how you, uh, you like value those deals. You can break the firewall and ChatGPT and it makes it act normal. I've seen some stuff about that. Do you need your real estate license to wholesale? No, you don't. Elon launched the organization that made ChatGPT. I know that, I saw him tweeting about that, but now like Microsoft runs it and it's all fucking like, I don't know, shitty. What list filter do you pull on Batch Leads or PropStream? Is that too? I actually have an entire video on YouTube. Look up how to find motivated leads on Batch Leads on my YouTube channel, and I have a full video on it, bro. Did you go to college? Yes, I did. I went to the University of Alabama. I graduated with a degree in finance and real estate. No, I did not use my degree. No, you do not need a degree to wholesale real estate. Do I think college is a waste of money? Yes, I do. However, it was a ton of fun. "Do you have a home inspection before buying?" No, we have our buyers do the inspection. All right, so Michael, let's call him one more time. "Bro, can you share your Excel calculator?" Christian Ernan, you can get access to the Excel calculator in Wholesaling 101. Whoops. Yeah, if you guys want every single document I use in my business, you can get it all in Wholesaling 101. It's only $69 a this month, guys. Also, our first mentorship call is today. All right. Is it better to wholesale or be a realtor? Depends on what you like, bro. I tried to be a realtor when I was 18. Um, I was— again, I was a lot younger, a lot more inexperienced. I didn't really love it. Um, however, I, I think if I went into it now, I would enjoy it more just because I, I have developed a lot better skill sets. But as a realtor, like, you're really not like— wholesaling is a lot more independent, whereas as a realtor, you're kind of like a slave to your clients. Daddy's business, dude. It's funny, man. People will make any kind of excuse if they see people doing something that they're not doing. They're going to come up with anything. They say, oh, it's all because of his dad or anything. But I guess that's just how people are. It's sad. What's up, Tristan? How are you, bro? Good to see you. What if the buyer is not honest with the condition of the property? The buyer not being honest? I don't give a shit, brother. They're buying it from me. Are your lip fillers migrating? Guys, I do not get lip filler. Any tips on a small upcoming business? You're gonna have to be a little bit more specific, brother. Yo, anybody watching season 4 of You, or is it season 3? I don't know, but the new season of You, I watched with my girlfriend last night. Pretty crazy. I'm really liking this season. Did you ever repost a video on how to find buyers that YouTube deleted? I remade the video. Yes. Got my real estate license, trying to make connections and get into industrial real estate. Hey man, that's a great place to be out here. All right, the new season is awesome. Yeah, dude, I was really liking it. I'm really liking the way it's going and I think it's interesting, but I don't know, we're going to see. We're going to see because I don't know that I love the way it ended off. Yes, Hernan Dario, I did. I remade that video. It's called How to Find Motivated Leads on Batch Leads, something like that. Do you do cardio, lung— Hello, Valerie?
Yeah?
Hey Valerie, this is Tyson. Looks like you filled out some information on my website about selling a property in Pennsylvania.
Yeah.
Awesome, did I catch you at a bad time?
No.
Hey, great. Well listen, I just need to ask you some questions about the property and then we will be able to make you an offer. Do you have about 5-10 minutes to take care of that right now?
Yep.
Amazing. So I'm getting the property pulled up. While I do, can you kind of catch me up to speed here? What's got you thinking about selling this place?
The bank's gonna foreclose on it.
Oh, gotcha. Do you know when the foreclosure date is?
Uh, the 1st of March.
The 1st of March.
Yeah, 2 weeks.
Okay. All right, so we need to start making some moves on this as soon as possible.
Yes.
Do you know how much you owe on the property?
68.
That's— so the bank is— you owe the bank in total $68,000?
Yeah.
Okay.
The property's worth about $150,000.
Okay. What kind of condition is the property in?
Good.
There's a house, there's an extra building that she, the lady before, used as a yoga studio. There's a barn. And we just purchased a shed for $5,000 and put that on the property.
Who's he?
I said we.
Oh, gotcha. Okay. All right, um, so are you guys currently living here?
Yes.
All right, and will you be able to move out in 2 weeks if we get closed, uh, before the foreclosure?
That's what we're looking to do. Okay. We're trying to find a place.
So, um, how much are you looking to get for the property? Assuming that we'd be able to close before March 1st, so in 2 weeks, um, how much would you guys be looking to get?
Maybe $100,000.
Cap, maybe $100,000? And do you think that's the lowest price you would take?
Yeah, yeah, okay.
We did upgrades. We had a new roof. We, uh, installed new doors.
I'm sorry, wait, what? When did you put in the new roof? How long ago was that?
Last year.
Yeah, okay. And I'm sorry, you said you put in— continue— new doors?
Yep, that was also last year.
Okay, are there any other updates you made?
We're just, like I said, the shed, um, landscaping. We did, um, the— they had like a back porch type thing and it was like for, um for growing plants, like a plant room. But we redid that so that it has the regular roof on it, and we insulated it and put down tile floor. Okay, so now you can use it as a little back porch. We actually have our hot tub out there.
Okay, um, there's no—
the only thing it really needs What's the only thing it really needs is the kitchen floor needs to be redone.
Okay, um, in the kitchen, what kind of countertops are there?
Laminate.
What color are the appliances?
Appliances are white, but they'll probably go with us.
Okay, so you're wanting to take the appliances as well?
Yeah. We bought them.
Right, okay. Is the property on city sewer or septic?
City.
And then—
sewer and water.
Okay, and then the, uh, as far as parking, there's just like a driveway, right? There's no garage or carport?
Correct. Well, the back porch you could probably use as a carport. The part that isn't enclosed, there's a part in the back of the house that's open.
Okay, and then, um, could you tell me about the HVAC system? Like, do you have like an AC, heater, boiler? Um, how is it heated and cooled?
There's a furnace.
Okay, and how old is that?
Maybe 2 years, because we just had to put that in too.
Okay, and then is it 2 stories?
Yes.
Okay, all right, so just to make sure I understand correctly, um, oh, actually, how many bedrooms and bathrooms is the property?
2 bedrooms and 2 bathrooms.
And then do you know about how many, uh, I'm seeing online it's saying it's just over 1,600 square feet. Is that correct?
Probably. There's 8 acres of land that go with the house.
It's on 8 acres?
Yeah.
And it was built in, oh, 1899.
Yeah. Okay, she said they put out an addition. I'm not sure when.
Somebody, somebody else put on an addition.
What?
Somebody else put on in addition?
Yes, make it the size that it is now.
Okay.
It also— it has a kitchen, living room, dining room, and there's an office downstairs.
Okay, and you said that the absolute lowest you'll take is $100,000?
No.
Well, make us an offer.
Okay, because I'm just— I'm looking around and I'm going to be honest with you, I don't know what our offer is going to be, but it definitely won't be $100,000. It'll be less than that.
Okay. Okay.
Now, so here's the challenge is that I know we have to close very soon, so we're gonna have to move very quickly on here.
Yeah.
Is what I'm gonna do is I'm gonna take this over to my underwriters right now. I'm gonna let them know that we need to close before March 1st, and they will let me know what price we got to be at.
Okay.
When they do, I'll give you a call back and and I'll let you know what that number is. What I can let you know is that we will be buying the property as is, so you won't need to make any repairs to it. If you want to take the appliances, that's completely fine. Um, but, um, I'm just hoping that we're going to be able to, you know, at least like cover the mortgage because, you know, I'd rather we were able to get this thing sold and you don't have to go to pre-foreclosure or you don't have to go through foreclosure, right?
Right.
You know, the— we want to be able to save your credit.
We want to kind of get the mortgage paid and have a little bit extra, right?
Well, you know, I want to be able to get you as most as possible, but, uh, it, you know, it comes down to a, to a simple math equation, right? We're going to look and we're going to see what could the property be worth once we've redone everything we need to, and then that gives us our number. It'll spit it out for us, okay? Yeah. All right, so let me go take this information to them. I'll figure out what the offer is and I'll be able to give you guys a call back in like 5-10 minutes.
Okay.
All right, we'll talk to you soon.
Yep, thank you.
Thank you, bye-bye.
Bye.
It's a piece of shit, dude. I'm seeing a 2-2. Similar house, it's been up for $70,000, 151 days on Zillow. Now it's in pretty rough shape, but this is probably what I expect our house to be like. There's a 50— there's one, 3/2, 1,600 square feet, for sale, $55,000, 137 days on Zillow. Um, what is this? $159,000, 1320 Oh, billion days on Zillow. Okay, so this is a pretty shitty market. Everything up here is sitting on the market. There's not anything that's been on the market listed for shorter than 74 days. That's not great. Um, I think really our only option for helping this person is going to be something creative. I think is if they'll give us the mortgage sub-to. Now here's the thing is I'm certainly not interested in owning a house out here in Port Allegheny, Pennsylvania. Um, all right, so the house around the corner from them, which is 932 square feet, sold for $49,000. There's another one, another 1,000-square-foot house that sold for $47,000. We got one that sold for $70K similar to theirs, but here's the problem is they're just out of time. Like I mean, it's 3 months ago. They should have had this on the market for 80 grand. 3/2, 1,900 square feet, sold for 90. What the— yeah, bro, really? Are— I mean, if I'm gonna— like, I don't even know where I want to buy this at because there's really no good comps. Like, nothing's selling for shit. Like, if I were to seriously put my number on it, I'd think we'd need to pay like 30 grand. It might be worth $100, $110 fully redone. And also, I don't know what the fuck she's talking about, comes with 8 acres. That sounds like cap to me. The internet's saying 2 acres and it's all this like forest. Oh, maybe it is all of this shit. Is this the house? Okay, this one's the house. Um, let's see here. Let's go to batch leads. Please just tell her after further research your place is a dump and I'm not interested. Dude, that'd be such a mean thing to do, man. These people are in a terrible situation. I want to do everything I can to help them. They're literally 2 weeks away from getting their house taken from them by the bank. Now I mean yes, it's their fault, they should have paid the mortgage, but either way, it's a shitty thing and I want to be able to help. So I'm thinking, let's see here. What's Batch Lead saying about it? Okay. Uh, where is the— Oh, nice. Yeah, man, this really isn't worth shit. All right, so I'm gonna call and I'm gonna talk to her. I'm gonna figure out what her mortgage payment is. I'm gonna figure out how much is in arrears that needs to be caught up, and we'll see if there's potential for a sub-2 deal here. That's what we're gonna see. 75K is very fair, dude. Why are you guys throwing out numbers? Are you guys on like That, I mean, I don't think— I think the house might be worth $70,000. There's no room for me to make any money if we buy it at that. I think that— I don't know. I mean, because an investor isn't gonna pay $70K. Like, a retail buyer, somebody wants to go live in this house, is gonna pay $70K. But including the land, dude, this land is fucking worthless. Like, it doesn't mean shit. And they don't have 8 acres. I'm seeing everywhere they have 2. All right, I'm gonna see if they're open to something sub-2. If they are, then I don't know, we'll see what we can do, but I don't really love the deal. Hello? Hello, Valerie?
Yeah.
All right. Hey, so I had my underwriters take a look at the deal, and, you know, I got some good news and some bad news.
Okay.
So the bad news is that when I'm looking at the house, we really— I mean, my My heart of heart, I think that this house probably sells for $70,000 on the market.
Okay.
Now, as investors, we would have to be less than that. Now, that right there is the bad news. The good news is that I do have some other creative solutions that I think we might be able to help, um, if you're willing to get a little bit creative in order to get this house sold. Not going to foreclosure, and hopefully you get some money.
Okay.
So you said that the current balance is $68,000 on the mortgage?
Yeah.
How confident are you in that number? Like, are you like 100% that's how much it is?
Yeah.
What's your monthly mortgage payment?
$7— almost $800. Like $780-something.
Okay. And that's your principal, interest, taxes, and insurance?
Yeah.
Okay. Now, do you know how much is in arrears? Like how much would need to be caught up in order for the mortgage to be current?
$10,000. $10,000.
Okay. Do you know about how much rent is in this area?
I know I've been looking and it can go anywhere from $500 up to over $1,000. Okay.
Do you know what your interest rate is on the mortgage?
I am not sure.
Let's see here.
I know when we bought the property with the house and the land, it was— it was, uh, what am I looking for? Estimated or whatever at $90,000.
Well, here's the thing. The problem is I'm looking at everything, and if you look at what's for sale right now in your area, there's a lot of stuff that's very similar, and it's all sitting on the market for a really long time. Like, everything's been up for at least 3 months. But there's like, there's 4 or 5 houses that are very similar to yours. They're a little bit more south, closer to Main Street. Now they don't have the same acreages that yours does, but they've all been sitting up at, you know, $80,000, at $70,000, at $55,000 on the market for almost half a year, and none of them have sold.
So I've seen those houses, they're not very well Yeah, okay.
Um, now I don't know if we can— I'm gonna have to go back and I'm gonna talk to my partners about this, but assuming that this was a possibility, would you be open to us taking over your mortgage where all of a sudden we would pay the $10,000 to catch it up to speed and then we become responsible for paying your mortgage payment and we get the house. So you avoid foreclosure, we pay that $10,000, we get it caught up, we become responsible for making that almost $800 a month payment, and you're able to walk away from the property.
But then we wouldn't get anything.
No. I mean, look, here's the thing is we would have to pay that $10,000 We would also have to pay the closing costs, so all the title and escrow fees to get the property closed. So after all of that, the problem is that $10,000 arrear catch-up. Now I don't even know if we'd be able to do that, but I'm saying best case scenario is that that's what we'd be able to do. So you wouldn't walk away with any money, but you would avoid foreclosure and we'd be able to catch the house up to speed and you guys would be able to move on to the next chapter of your life.
And the other way you said it was you would give us $70,000 for the house.
No, I think that maybe you could sell it for $70,000, maybe. But here's the problem, is that I think if you wanted to do that, you would have needed to list this house about 3 months ago. I don't think you're going to be able to list this house on the market and have it sold in the next 2 weeks. I just don't think that's possible. Here's the thing is, as an investor, if I'm going to buy this house cash, I think we'd have to be like less than $30,000.
Can I talk it over with my husband? Give you a call right back.
Yeah, absolutely. Absolutely.
All right. All right. Thank you.
All right. Thank you, Valerie. We'll talk to you soon.
Yeah.
Bye.
Bye-bye. Yeah, dude, that sucks. This is just a really shitty situation. So it sounds like she was probably in some kind of like forbearance where like after COVID and everything, she didn't have to make any payments. I mean, dude, she hasn't made a payment in a fucking long time, right? Let's ask Blake. Hey, Blake. I want to see what my dad thinks of the deal. All right, okay. How do you make money on the house? So basically, the way that I think that this deal might be able to make money is we'd have to buy it sub-2, we'd have to catch up the payments. So we got to pay, we got to bring like $12,000 to closing. We get under contract, we post it on Facebook Marketplace, and we look for a buyer here and we say, hey, you can get in this house for $20,000. They bring us $20,000. We, we use $12,000 of it to pay the arrears, pay the closing costs, and then we just let them make the payments. So we walk away with about $8,000. And then somebody gets the house where they don't need to qualify for the mortgage or anything, but they just take over the payment. Now they're paying $800 a month. That's something we could do. I don't really know if it's fucking worth it or if I want to deal with it. Here's the thing, this place, this town, Port— yeah, bro, I mean, it's got a population of 2,000 people. It's just, it's just not a great deal, man. Here's the thing, like, if I was really in the beginning, I mean, I, you know, I think that's best-case scenario. I mean, you might be able to find like a wrap buyer. So basically like same, same situation is what I'm saying, where somebody you just say, hey, you bring $20,000, it's like a rent-to-own kind of situation. You pay $1,200 a month, something like that. But yeah, it's just really not a great deal. It's not in a great place and they're just in a very bad situation. Bro, they haven't paid their mortgage in fucking over a year, you know? And I don't think it's in good condition. They're trying to talk like it is, but I can see from the outside it really does not look good. Um, from what they're saying, bro, like, the— they're admitting that the, uh, if they're admitting that like The kitchen needs to be redone. I can tell, like, I asked her what color the appliances are because I want to know if it's been remodeled. Now, nothing in this area is remodeled. It's all going to have like laminate countertops and fucking white appliances. But dude, I just, I really don't like it. I mean, the problem is, dude, bro, these people acted way too late, you know? They need to, they need to be dealing with this shit before 2 weeks before they're supposed to— their house is supposed to be foreclosed on, you You know, I mean, it is their own fault and it sucks, but I wish I could help, you know. It still sucks. That's why I want to see— we're going to bring Blake in. He's going to give you guys— you guys are in for a treat right now if we can get him in here. I don't know what he's doing. Blake is my dad, by the way, and he's much better when it comes to these creative deals like this than I am. All right. Offer them $50, bro. Guys, if they can't make their $800 a month mortgage payment, I don't think they're gonna be able to bring the $18 grand to closing if I were to pay them $50 for it. "What about the mineral rights? It is Pennsylvania, home of natural gas." That's something I don't know anything about. "What did they buy the house for?" I can't even see that information. It's not, like if I'm looking on Batch Leads right now, none of the sale and loan information's coming up. Yeah, I call my dad by his first name. I call him Blake. Um, I think he's busy. All right, yeah, dude, I just— I mean, I think that this deal kind of fucking sucks. Um, There's really nothing to be done here. Is he Hispanic, my dad? No. Why do you not call him dad? I do sometimes, just like I work with him and I don't know, I mostly just call him Blake. Where can you get the comp calculator? Guys, the comp calculator is included in Wholesaling 101. I've got one that's a duck and one that says we are what we repeatedly do. Excellence then is not an act but a habit. Alright, do you do commercial properties too or just houses? You absolutely can do commercial properties. I don't specifically target them. I know people who do, do really well with it. Alright, can we call somebody else? Yeah, I'm going to make another call in a second. I just need to process this lead. I'm going to put it in, leave it in underwrite. Alright, we'll leave it there and then let's go see what other leads we got. Alright, what's up bro? Hope you're doing good as well. Do you outsource cold calling in the Philippines? Yes, when I was cold calling, all of our cold callers. We're in the Philippines. All right, where do we find info on your class? Is it only for real estate? Estate. Yeah, The Estate Watch and Jewelry is where I bought it from.
From.
All right, what was the MOA on that house? The MAO? Um, I don't know, probably like $20 grand. All right, did you get your startup funds from Blake? No, we started the business together. If you aren't cold calling, how are you generating leads? We do all digital marketing, so we run ads on Google, Facebook, Instagram, TikTok that say, want to sell your house fast? Then people click on it, fill out their information, we call them. "What's the smallest assignment fee you take?" Oh, we try not to. I mean, we want to get our average assignment fee to like $20 grand, but we've been getting some that are like $5,000, $6,000, $7,000, $8,000. But if we're not going to make at least $5,000, well, if we underwrite it and we're not going to make $10,000, we won't do the deal. "Do you work out before or after work?" I work out first thing in the morning, man, right when I wake up. "Do you buy condos?" Yes. "I had to put my dog down last night." Dude, that's terrible, man. I'm really sorry to hear that. It's one of the saddest things in life is losing a dog. But you just need to remember, man, you just need to be grateful for the memories you made with them and that you had the opportunity to spend time with them. Do you use Speed to Lead? I don't currently, but I used to. I think Speed to Lead can be very good if you know how to use it. Do you use Batch Dialer? Yes. Submariner? Yes. She had a tumor. Thank you. Well, hey, at least she's not in pain anymore. Off in doggy heaven, probably chasing tennis balls and getting treats every 15 minutes, right? Uh, no, no, Kirk, I have a— I custom-built a podio. I'm working on building a new CRM that I'm going to commercialize and put to the market and have be available for everybody. Buddy though. Tips on finding a good title company to work with. Dude, finding a good title company, it's not necessarily the company, it's finding a good rep. But bro, if you need to find a title company, it's really not that big of a deal. You search title company near and then whatever city. So if you're looking for a title company in San Antonio, you'd look up title company near San Antonio and you just start calling down the list. And I would just ask, do you guys work with assignment of contracts? Do you guys work with wholesalers? And if they say yes, you're good. All right, got a 9-unit portfolio with tenants in Arizona. Grosses $18K in rent, raise $23K. Are you interested? No. Your girlfriend is very pretty, dude. She is. She's absolutely the most gorgeous woman on earth. I'm very lucky. All right, this lady isn't answering. All right, let's give Tyrone a call. Detroit. Also, guys, um, if you want— Hello, Tyrone.
Who calling?
Hey Tyrone, this is Tyson. I believe you filled out some information on my website about selling a property in Detroit.
Yes.
Were you still looking to sell that property?
Um, yes.
Amazing. Well, I just need to ask you a few more questions about it and then we'll be able to get you a cash offer. Do you have about 5-10 minutes? We can take care of that now.
Yeah, this one.
Awesome. Um, while I get the property pulled up, can you just kind of catch me up to speed here? What's got you thinking about selling it?
Um, I don't know. I really don't know. Just, you know, I just I got like 3, 3 or 4 of them.
Okay, you got like 3 or 4 houses, right? And are you looking to sell all of them or just this one?
You know, well, another one might be selling too, I don't know.
Okay, um, are you living in this property or do you have it rented out?
No, I'm not. No, I'm not. I'm just fixing it.
Okay, you're fixing it.
Yeah.
And what kind of condition is it in now? Like, what have you already done to it?
Plumbing, the electricity, um, I got things to do to the, uh, I got to do the roof first. Like, I did the wrap and all that, but I still got stuff to, uh, to fix. It's more like the cosmetic part with the, um, the rafters, whatever. Like inside, it's inside, it's, uh, I had, uh, Duke put rafters up inside it.
Okay, so are you trying to— do you want to fix this up and like sell it to a retail buyer and try to get the most amount of money for are you looking for a quick sale here?
Mm, I want a quick sale.
Okay, so how much would you like to get for the property?
I really don't know.
See, looks like— would you pay $9,000 for it?
Yeah.
I'm trying to see what it would be worth. This looks to me like maybe Somewhere around like $90,000, maybe $80,000 fully fixed up. Does that sound about right to you?
Yeah, once I get like, when putting on the roof, like, uh, shingles and all that stuff done to it, it'll go up. I'm down the street, so for $110,000. So, um, I know I'm not expecting to get that much for it.
I'm just Well, I think we, we would have to be really close to what you paid for it.
Yeah, yeah.
So I mean, like, what's the least amount you would take?
I definitely wouldn't take 9 for it. Definitely wouldn't.
Would you take, like, would you take 11?
You know, I feel like they're a bit Taxes and all that, so like right at $14,000, $15,000.
Okay, well I'll tell you what, Tyrone, let me bring this over to my underwriters and then we'll see what the most that they offer, and if it's not more than like $11,000, then I won't call you back. But before I do, can you kind of tell me what is left to be done on the property? Like, what still needs to be completed?
Um, just more like the rafters, um, drywall, um, and that's pretty much it. Uh, roof, I would say roof drywall, um, more roof drywall. That's pretty much it. I mean, if I can't sell it now, I'll just sell it later once I put the roots on it, because I got a lot of— I probably got too much off my plate. I didn't, you know, got too much, too much stuff that I'm doing. Okay.
All right, Tyrone. Well, hey, let me take a look. Uh, we'll see what we what they will offer, and if I think it's something that'll be attractive to you, I'll give you a call back, okay?
Okay. Alright, thank you.
Alright, thank you, Tyrone. Have a good one. Here's the thing, dude. When I run the numbers, at a $90,000 ARV, assuming you put $40,000 into it and an investor is willing to do that for $20,000, then we should be able to sell it around $20,000. But it's in Detroit. I don't really fucking know who's flipping here, and like, it's just kind of a shitty deal. I mean, bro, if we go to for sale on the market right now, I'm seeing all kinds of houses you can buy for $5,000. There's, there's 3 houses for sale for $4,500 for $4,500 on his fucking street. I'm not interested. Dead junk deal. All right, all right. Where'd you get the coco hat? Uh, this is from a golf course, Cocopelli Golf Course in, uh, Gilbert. All right, Tyson, is there a way to buy a house with zero money, zero credit, and live in it for a year and then rent it. Yes, there's absolutely a way to buy a house for zero money, zero credit, and to rent it out. The way you would do that is using seller finance or subject-to. So seller finance, for example, somebody has a $100,000 house and you say, hey, listen, I'll pay you $100,000 for it, but I need to make payments to you over time. They say, well, what do you mean? It's like, well, listen, instead of giving you the $100,000 or getting a loan from a bank for the $100,000, $100,000. I'd like for you to give me the loan for $100,000 and I'll pay it off every single month. Okay, what do you mean? Well, let me make you a payment of $300 a month until it's paid off. Okay, that sounds good. So you take care of everything and I just get a check for $300 a month until I get the $100,000? Yep. Okay, cool. And then you take it, you rent it out for $1,000 a month, you're making about $300 or $400 after everything's said and done, right? You can absolutely do that. Now you have to get a little creative with the zero down because somebody's gonna need to pay the closing costs and you're gonna need to give them a little bit sweeter of a deal in order to make it work. But there are absolutely ways to buy rental properties with zero dollars. Alright, what do you use as a tracker to keep all your notes on the people? It's a CRM, customer relationship management system. Hey Tyson, how do you stay motivated with all of the mids you consume? What do you mean by that? How many offers do you make daily? I personally am— I, guys, I'm only calling, I'm only doing this when I'm live on TikTok, um, so I'm not doing this all day every single day. For people who are starting, you should aim to make 5 offers every single day. What part of the country are you in? I live in Arizona, bro. All right, do you do PPC ads? Yes sir, I do. Salesforce Austin, Bellamy, bro, let me tell you what I got Salesforce and I absolutely fucking hated it. That will go down so far as one of the worst investments I've ever made, was buying Salesforce and implementing it in my company. It was very expensive. Trying to get it to work was very expensive, and then having to fucking slash it and then make something else was way more expensive. Learning experience. You gotta know Pace Morby. Yes, I do know Pace Morby. That guy's the shit. I actually think I've got a TikTok coming out about Pace Morby today or something. I'm in Massachusetts and I find it difficult to find deals because real estate is so high. Well, I mean, look, bro, I'm doing deals in Massachusetts. I'm doing deals in Arizona where the price of real estate is very high. The price has nothing to do with it, bro. It's all about the arbitrage. All right, how do you find quality out-of-state vendors? Uh, vendors for what? No owner will ever agree to financing you with zero down and $300 a month. That's just silly. So what you have right now is a limited mindset. You are saying, I would never do that, and because I would never do it, nobody else ever would. Now imagine this situation. Imagine that you inherited this house from your aunt who died and now all of a sudden in the house is a tenant, they're not paying rent, you don't know what the fuck to do with it, you don't wanna manage the house, it's 3 goddamn states away, and somebody calls you and says, hey, instead of you having to worry about all of that, let me just make you a payment of $300 a month. I'll take care of everything. That person might feel very inclined to do it, right? Now no, not everybody is gonna take it, and you're gonna have to find a specific person in a specific situation, and normally the property will be distressed. but it's absolutely possible. What are sales like in Bullhead City on the Colorado River? Earlier somebody asked me if I'd ever wholesale apartment buildings, and to that I answered yes. I wholesaled an 8-unit apartment building that was in Bullhead City, and we made about $132,000 on it. RJ Bates, RJ Bates is the shit, bro. That man is, Fucking the best closer I've ever seen. How do you run your PPC ads? I don't run them specifically. I have an agency that does it. What are your thoughts on new builds? Overpriced? Great value? Completely depends on where. I mean, most of the new builds in Arizona suck because I don't like the location of them, but I don't know, it depends. You know anything about Eric Schmidt? I believe somebody was talking about Eric Schmidt earlier. Apparently he was talking shit about me. On his, on live, which is pretty fucking lame. I don't know who he is. I see that he claims to have wholesaled 200 deals, so that's cool. But I don't know, he sounds like a negative person if he was talking shit about me, because I certainly don't know him personally. All right, can we get Blake in about the Pennsylvania deal? I don't know, I texted him. I think he's busy right now. Okay, do you ever do meetups in Arizona? I've done one of them. I'm hoping to do more in the future. I go to them. I haven't been in one in a very long time, but I need to. All right, what dialer do you recommend starting out with? I recommend starting with Batch Leads just because it integrates really easily with— I'm sorry, Batch Dialer, because it integrates really well with Batch Leads. Eric is not the type of guy to talk shit. Somebody came into my life like when I first started today and said that, hey, this guy's talking shit about you. In his life, which I think is very childish, but whatever. Just what I heard.
Your call has been forwarded to an automatic voice message system.
Linda still didn't answer. Oh, he didn't say anything, they're capping. He said he liked my stuff. Oh well, I mean, I hope so, because again, I don't even know the guy, and, uh, I don't want to rub people the wrong way, make enemies. All right, what did you offer that last lady who wanted $100K? I told her to kick rocks, bro. I mean, I told her basically that we're gonna have to buy it sub-2. I didn't explain it, I didn't tell her it's called sub-2, but I just basically said that the only way we would be able to do this— and it's not even— it's an if, I don't even know if we can— but we would have to just take over your mortgage. You'd walk away with nothing. Are you in Scottsdale? Yes. Thoughts on Zach Ginn? I don't know Zach Ginn. I've seen his stuff. I think it's really cool what he's doing about like helping people learn for free, and he makes some really quality content. He's very good at going viral, so I respect that, but I don't know him personally. All right, that's another thing, bro. I don't really have like opinions about people that I've only ever seen on social media. Because the vast majority of people, especially in this space that I've met, like, in person, are completely different than the way they are on social media. But also, in general, wholesaling real estate has, like, the best people and community involved. Like, I mean, it's ridiculous to have beef with, like, other wholesalers or anything like that. Like, the vast majority of people I've ever met are super nice, super welcoming. They want to help you out. It's really good vibe. Hey Tyson, I was calling and the girl sounded hot, so I asked her out to lunch and she called the police on me. What should I do? You should go to jail, bro. You should go to jail. Um, let's see. Sorry guys, I keep forgetting to check the YouTube comments. Um, okay, let's see here. This isn't live, unfortunately, guys. Great content. Anthony, this absolutely is live. Javier, what's included in the $69 a month? All right, so with the $69 a month, you'll get this. Let's see. All right, you get all of my processes. You get weekly mastermind calls with me. The first one is today at 4:30 Arizona time. You get all my business vaults. You get all of my documents, scripts, contracts, calculators. You get step-by-step tutorials on every single part of the business. You get to be involved in the community, which is very badass. I'm already loving it so much. Everybody's helping each other out. Everybody's got some amazing goals. And also, you get my money-back guarantee, where if after 30 days of completing the course you say, hey Tyson, that shit fucking sucked and I didn't learn anything, I'll give you your money back.
Back.
So you get an entire video course, you get weekly Zoom calls, you get all my business document vault, and plus I'm giving a bonus of 10,000 skip traced records. Guys, these are records I pull using the exact same way that I teach you how to do in the videos, and you get that all for $69 a month. All right, back to what we were doing, which is calling leads. Um, she has not called back, no. But here's the thing is, I don't even think it's a deal. I think that even if she's down, that we're probably gonna have to be like, ah, yeah, sorry, no. How many people signed up?
Oh, we have, um, yeah, you got Bob. If you're selling something or want me to buy something or whatever, don't bother leaving your name or a message because I'm just going to turn around and block your number anyway. If you're looking for me, leave a message and I'll get back to you as soon as possible.
Bye.
So he said if you're selling something or you want me to buy something thing, but I'm wanting to buy something from him. Let's call him back. His email address is ridiculous. I wish I could say it, but I don't need you guys emailing him.
Yeah, you got Bob. If you're selling something or want me to buy something or whatever, don't bother leaving your name or a message because I'm just going to turn around and block your number anyway. If you're looking for me, leave a message and I'll get back to you as soon as possible.
Bye.
Hey Bob, this is Tyson. Looks like you filled out some information on my website about selling your property on Plummer Street. I'd be interested in buying your property. If you're interested in selling still, please give me a call back and we can discuss the price. Thank you. You got Bob. If you're selling something or trying to get me to buy something— eh, so redundant. Alright. Um.
Oh.
I hope Bob calls back too. That guy seems like a treat. Fluffy 32 Turtle, so the 10,000 skip trace leads are the same for everybody. I will be refreshing them. But yeah, so the same for everybody. But here's the thing. So when I was first in my wholesaling days, data is expensive. Meaning, to pull the data is cheap, but to skip trace it ends up really costing a lot. You want to skip trace 10,000 records, that's like $1,200. So when I was first getting started, is what we would do is we would buy in data with a bunch of other wholesalers. So like me and 4 other wholesalers would all throw like $10,000 and we would get like a million records. And then we would all call, all 4 of us, all 4 of our companies and all of our salespeople were all calling the same data. And you know what the craziest part is? We all still got deals. Because here's the thing about cold calling. It's very, very random and there's an element of luck. You need to catch somebody at the right time. Now here's the thing, this is why I'm not afraid at all to tell you guys exactly my processes of how I do everything. Because it's all just a numbers game. You can have the same exact person call the same exact list every single day and they cannot get the same and they cannot get a deal. But then you have another person who does and they get 5 deals and it's just because they got lucky and they caught people at the right time. So, and also it's 10,000, that's quite a bit. I mean, that's, you know, to call through that entire list, you know, the amount of times you need to, would take one person who's working 40 hours a week an entire month to be able to do. I do leave voicemails, Old Grumpy Beard. The reason why I don't do it on every single call is because I'm live and I don't want the computer to read off their phone number. How many people have joined? How many people have joined Wholesaling 101? Um, let's see, 18 people have. Yep, Dylan was the 18th member. I'd really like to get 20 before our first call. I want to get 20 people in there. It's definitely a little bit of both. There also is skill. I mean, you know, there's obviously an element of skill, and it's like if you take me versus somebody who's completely I'm completely new and we're calling the same data, I'm gonna get more deals than the person who's new. But I'm telling you, there's an element of luck. Like in the beginning, I was so fucking bad at this and I still was able to get deals because I did the actions that you needed to do every single day. And the actions you need to do are also very simple. It's not rocket science here, guys. We're just making calls. I literally, I'd say the same exact things on every single deal. The same exact things. Guys, this business rewards those who are consistent. What's not hard— it's not hard to go make $100 in a day. It's not hard to do that. What's hard is to make $100 today and tomorrow and the next day and the day after that and the day after that and the day after that and so on, right? It's to do it consistently every single day, even when you don't feel like doing it. But if you do do that, you are going to get a deal. And if you get a deal, you're going to make a bunch of money. And I will show you how to reinvest that money so you don't have to make as many dials the next time, and it becomes easier, and then it becomes easier and easier and easier and easier. Do you do physical advertising slash signs or all online? Everything I do is online, brother. Everything. Uh, Tarek, so I'm not making phone calls all day long, but the expectation, um, is at least 100 dials a day is how much you should be shooting for, at least. Now that depends if you're on a dialer, that number needs to be closer to like 500. Hey, all right. How many deals on average a month would you say you close on running $100 a day? Depends on the leads you're generating, bro. All right, doesn't matter if you start local and then spread out or just dive in headfirst and do it. I mean, I would say to start nationwide. It's just as easier to wholesale nationwide as it is in your market. It's just you're fishing from a, from a bigger pond. How do you find the numbers that you need to tell them for the house value? I explain all of that in Wholesaling 101, brother. All right, how do you feel about acquiring a rent-to-own property as an investment? As an investment, rent-to-own is a very terrible way to do it. How do you find the house's numbers that you need? Yeah, dude, so Fit Cade, I explained that in depth in Wholesaling 101. If you're interested in joining, it's only $69. $69 a month. What's your monthly budget for PPC? I believe it's at $20 or $25 grand a month right now. It's only going up. War Eagle. Guys, I went to the University of Alabama. I don't really care too much about the school or the rivalry with Auburn. Whichever one you like, man, good for you. Do you do JV too? Yes, I only JV with students that are in Wholesaling 101 or my one-on-one students. But yes, we do, we do JV. We will help them sell their deals. Here's the thing, dude, I don't actually like make a killing off JVs or anything like that. I just prefer to do my own deals, like get 100% of that. But I do it strictly to help out people in my community. Does it require a computer to wholesale? Not required. All you need is a cell phone, but I would strongly recommend having a computer. Do you think $1,500 is a good budget to start with PPC? Um, maybe. Depends on your market. I mean, I would probably prefer to have more, but I don't know. All right, uh, Fit Cade, so on the call tonight is actually when we're gonna decide on what day we want to have the calls, so it'll be sometime next week, but All right, if I buy your course, can I bring my friend to watch too? I mean, I can't stop you from doing that. Your friend can't join the Zoom calls, but if you have your— have it open, you have your friend watching, I mean, I'm not gonna stop you. That's fine by me, bro. All right, put a poster behind you of your tattoo with that badass saying. You know what, I actually I have this quote in a couple different places in my office. There's one on this, on this clock over here. Yo, Papa Zack, what's up, bro? Haven't seen you in a long time. How are you? Fit Cade, what's your Instagram? My Instagram is— the link is in my bio, but it's just Tyson_Smith. Make a call. I'm about to, bro. I'm just gonna check my DMs on Instagram. Real quick, because I have a bunch of them. All right. All right, all right, respect to that guy. All right, I got it. I'll come back to these later. All right, have seen some wholesalers market property already listed on the MLS at a markup. Standard or shady? Depends Depends on how you're doing it, depends on if you're open to the seller about what you're doing, everything like that. Like, I'm going to join Wholesale 101 tonight and read it and learn over the next 1 to 2 weeks. Perfect, Fit Kid, that's what I expect. Opinion on Ben Mulla? Ben Mulla is the shit, dude. I fucking love that guy. What's the quote? The quote is, I don't know if you guys can see, we are what we repeatedly do. Excellence then is not an act but a habit. Also, holy fucking quadzilla today, boys. It wasn't even fucking leg day. We're just— we're busting out of the fucking 5.5-inch inseams. I'm gonna go for a fucking— for a 400-pound squat pretty soon here. I told you, you can see them from space. Thank you, Meredith. Thank you. Yes, you can see the quads from space, just like the Great Wall of China. All right, with your nutrition knowledge, do you know of any good diet plans for healthy heart? I do not, dude. I have no idea on all that stuff. All I know is how to get shredded and how to get swole. Would you ever take gear or nah? Um, no, Meredith won't let me. I, uh, I wanted to do a bodybuilding competition, and if I ever did that, I would I would take gear, but Meredith said no. And if Meredith says no, then the answer is no. Let's see the glutes, my guy, bro. My guy. My boy has that dog in him. Would you ever buy a hotel? I would love to own some hotels. I want to own like some fucking Four Seasons though, some shit like that, you know, some dope-ass hotels. All right, we got John Newfield. New Jersey. This looks like it's in the middle of nowhere. Cold calling. Montez, Primo, MPP, and Anavar. I've heard really good things about Primo and Anavar. I don't really know about MPP though.
Please leave your—
come on, bro. Uh, Javier, I'm also live on TikTok. Dude, that's the thing, man. The, the beautiful thing about TikTok is that I'm like, it's the only platform I really like to go live on because it's like so good organic to like get people into the live so you're not just like talking to yourself. Um, but it sucks because I can only be on my phone, whereas like on YouTube, I'm live on YouTube right now, and on YouTube I'm, I'm showing my entire screen so like people can see what the fuck I'm looking at. Um, don't leave voicemails. I do leave voicemails, guys. Uh, the only reason you're not hearing me leave voicemails is because I'm live right now. I appreciate you, Gunner. Thank you. All right. YouTube name. YouTube is Tyson Smith. All right, you should really look into Harrisburg, Pennsylvania. I believe we've wholesale deals in Harrisburg, bro. All right, do you own any properties? You just wholesale? I just wholesale, dog. I'm studying to take my real estate exam and my license. Any advice to pass? Yes, Top G 307, I do have advice, and that is that the real estate exam is 100% fucking money grab, bro. It's not any of the shit you need to know. You need to study that to learn it to pass the test, and then you can forget about all of it because none of that— most, most all of it you will not use actually as a real a realtor. Um, also, I'm a very good test taker, bro. I breezed through college because I've always been very good at taking tests. The real estate exam, that kicked my fucking ass, dude. I think I— I think it took me 3 or 4 times to pass, and like, I like never failed tests. Fuck that test. All right, do you have a real license? I do not anymore. I used to. My teacher told me to take it as an opportunity, not a test. Dude, fuck, fuck the real estate exam, bro. Dude, let me tell you what, bro, becoming a realtor is, I think, a bigger business than actually being a realtor. They nickel and dime you on all kinds of fees. You got all this kind of association and It's some bullshit, bro. That's a racket right there. Yes, you have to pay every single time you fail, bro.
Hey, sorry, I can't pick up the phone right now.
Jesus. Yo guys, what should I get for lunch? I need to order some lunch right now. The options— oh dude, yo, is there a Panda Express by here? I, I saw this Gains meal on Panda Express that I want to try. Oh my God, there is! Oh, I'm going to Panda Express, boys. Okay, all right. Guys, it was a ton of fun hanging out. Um, I should be back on live after I get lunch, but in case I don't, love you guys. Um, if you guys haven't, go check out wholesaling101.io if you want to learn how to wholesale real estate. Um, I'm gonna get teriyaki chicken, no sauce, and Beijing beef on vegetables. I think it's like 550 calories, some shit like that. We're gonna see. Maybe I'll make a TikTok about that too. But anyway, we'll see you guys later. You still ain't be Um, I mean, not really. I know the thing's a piece of shit. Um, huh? Well, they— their foreclosure date is fucking March 1st. Yeah, we can do that. But dude, what do you owe on it? They owe $68,000, $10,000 in arrears. Their pity payment is $800 a month, and I can't find any rental comps. It's in an area of 2,000 people somewhere in Pennsylvania. This deal we just— that cat just got, uh, the guy on Valentino's same page call, the guy was like, I signed a contract yesterday with someone else. I think I told Cat that. Well, he needs to go pull, right?
But like, what's the— should we just—
well, if you pull the call and he told you, I think we cancel contract because we went through. He said, no, no, I've signed a contract.
I agree.
That's why we're fucking idiots.
What the fuck?
It's called shirt. Aye, shirt. Oh shit, I didn't even realize I'm just still live on this. Oh, what's up guys? Um, I did completely forget I was on, on YouTube, bro. Um, have you guys ever seen this shit where like streamers will forget that they're live and then they fucking— I, I got off TikTok and then I just on my phone I was checking my shit and I forgot that I was also live on YouTube, and I came back and looked. People are like, oh shit. All right.
