CALLING LEADS LIVE | WHOLESALING REAL ESTATE

In this live YouTube stream, Tyson Smith conducts a real‑time acquisition call with a seller named Angela, who is looking to sell a 1924‑built, 1,600 sq ft, two‑bedroom, one‑bath house in Vandalia, Illinois. Tyson gathers property details, discusses probate status and a $12k mortgage, and negotiates a price that settles around $22k using a novation/wholesale structure. He walks the audience through his underwriting process, showing comparative market analysis (CMAs), after‑repair value (ARV) estimates, and the DocuSign workflow, noting technical hiccups. Throughout the stream, Tyson interweaves broader business topics: his “Uber Eats of real estate” model that lists every deal on the MLS, eliminating the need for a buyer list; recruitment of high‑performing salespeople; mindset and personal‑branding philosophy—including relationship advice, Saturday work ethic, gym routines, and inspiration from mentors like Nick Perry; financial discipline insights such as daily food‑cost calculations, the $9k annual lunch expense, and a $200k CD investment suggestion; commentary on lead platforms (Luminary Leads), cash‑on‑cash returns, and the role of podcasts in his education. He engages the live chat, promotes his channels, and outlines future plans for disposition‑live sessions. The stream serves both as a live deal walkthrough and a promotional/educational showcase of his wholesaling operation, revealing his operational tactics, personal motivations, and branding strategy.

Hey, Soly, bro, just putting in that fucking Saturday work, the fucking iron temple gains. Right on, bro. How the baby's doing, dog? Yo, what's up, Patrick? I'm doing good, dog. It's a beautiful day today. Good to see you. All right, today is going to be a very I got— I fucking had an epiphany last night. I had an epiphany of going live, that I need to do it more. And it is the key because going live is what allows me to help people the most, I think. So it's gonna be a huge priority for me. I appreciate you, Sully. Thank you, dude. Would you rather see a tree grow Oof, 5-star Aki. I see what you're doing there, bro. I see what you're doing there. All right, okay, we got Candy right off the bat. We got Candy in Trotwood, Ohio. Let's see what's up with it. Let's see what's up there, guys. If you want to see—

What in tarnation? What's up with that, guys? I'm in trouble.
You're attempting to use has been restricted or is unavailable.
Dude, I need you to go talk to Candy right now and tell her to answer her phone or fix it or whatever it is. Uh, Tyson looks like a decent guy, you know. Um, I kind of think that's an insult, bro. I think I'm much more than a decent guy, but, uh, thank you. Thank you, BHR Cats. Let me know, report back. All right, we got Angela of Vandalia, Illinois. Right on, should be good. I sense an overinflated ego.
I'm sorry.
Listen, man, here's my opinion on that. If you don't live every single day like you're the shit, then you are fucking slapping the universe in the face. I don't care what your creed, religion is or whatever, but most people believe that they were created in the image of God. And if you believe that and you don't think you're the absolute fucking shit, then you're slapping God in the face. Is that what you want to do, bro? Never in my life has having undeniable faith that I'm the fucking shit, I am the fucking man for the job, I'm the one who can get things done, has that ever done— has that ever done me wrong? Hello, is this Angela?
It is. Who am I speaking to, please?
Hey Angela, this is Tyson. It looks like you filled out a form on my website about possibly selling a property over here in Vandalia, Illinois.
Yes sir, yes sir, sure enough.
Awesome. Well hey, have I caught you at a bad time, Angela?
No, I got a U-Haul right here and stuff. I'm trying to get rid of it and As soon as possible, honestly. Get my ass back and take this one. You know, that's true.
You're trying to get rid of it as soon as possible?
Yes, sir.
And you're looking to get to Texas?
Yes, sir.
Okay, so, so you're currently living in this property?
I'm sorry, uh, what it was, I came here in July 2018. My mom had, um, health issues, and, uh, I helped her get this house. In 2020, but anyway, I lost her, you know, it's not for me, you know what I mean?
Okay, like the house isn't for you or Illinois isn't for you?
Yeah, all together. And so, and I'm just trying to, uh, unload it and, uh, get it behind me, you know?
Okay, and how soon are you looking to have that done?
As soon as possible.
As soon as possible.
Yeah, um, uh, if next, next week if possible. I don't know when you might have somebody come out and look at it and stuff.
Okay.
And so the home— yeah, well, so, so definitely, uh, I'm sorry.
Well, I just kind of wanted to explain to you a little bit about how our process works to make sure that it's going to be the right fit between you and I, make sure that, you know, we have something that, that will be helpful for you. So typically, you and I would have a conversation about the property, and then if the property meets my company's buying criteria, we would go ahead and submit an offer to you. This can all be done today, like within the next 20-30 minutes.
Okay.
Assuming that our offer works for you, we'd go ahead, we'd send our offer to you in writing, and you and I would go over it. And then after that, we would send somebody over to come look at the property to verify the conversation that me and you will have about it.
Okay.
In that offer, we're going to go ahead and we're going to pick your move-out date. So that can be— that can be as soon as 30 days, or it can be as late as you'd like.
Okay.
Does that sound like something that you'd be looking for?
Yes, sir.
Okay, awesome. So can you tell me a little bit about the house or the neighborhood?
It's an older home, it's built in 1924, it's over 1,600 square feet. The rooms are big, uh, like I said, it's an older home, but it has a new furnace and new water heater, uh, and I did install a new handicap toilet. In the bathroom, um, add a shower head. Some plumbing work and insulation has been, uh, put in walls, uh, crawl space, the attic. Does have an attic with a pull-down door, and, um, it has a metal ladder to get to it and stuff. Uh, any— it needs some work. I'm not going to lie to you and stuff in regard to that. I did put, uh, Brand new windows on all the big windows. I didn't get to the small windows and stuff. It's wooden floors and, um, uh, I have an AC, uh, window unit for AC. And I'm going to leave the washer and the dryer and refrigerator and stove. And, uh, um, that's about it for the appliances. I am leaving those. With it. Those will go with the house.
Okay.
I just have, uh, um, I guess back room, utility room. It's with two closets. It's very large. It's a two-bedroom, one-bath, and the rooms are large with high ceilings. I don't know what other details I could help you out with in regard to that.
Okay. Well, hey, I appreciate it. You've been extremely helpful already. Thank you for being so thorough, uh, Angela. Mm-hmm. Um, I'm sorry, how many bedrooms and bathrooms did you say the property is?
It's a, it's a 2-bedroom, 1-bathroom, uh, home. Each, uh, bedroom, um, has a closet and, uh, there's a small, like, little supply closet, towel closet, or linen closet in the bathroom. It's a, it's a tub and I added the shower head and there's a new toilet has been, uh, installed. It's a handicap toilet. With small vanity and medicine cabinet mirror.
Okay. And how many square feet did you say the property was?
It's over 1,600. The exact square footage, I can't remember off the top of my head, but I know it's over 1,600.
Over 1,600.
Okay.
And you said it was built when?
1924. 1924.
Yeah. Okay.
And since then, my mom has basically rented it for 19 years.
She's, she's rented it out for 19 years?
No, she, she rented from the guy who owned it for like 19 years, and he probably just sent me after he was here. Uh, I just took him to a nursing home. And how long have you been in Texas? Huh?
How long have you lived there?
About 5 years.
Okay, now is it your name on title or is it your mom's?
I got a will and stuff. Uh, it was supposed to be, uh, my name on the deed, but, uh, COVID was going on and it just didn't work that way.
Okay, so it was left to you in the will?
Yes, everything. Yeah.
And has it already gone through probate?
It's in probate as we speak, sir.
Okay. Give me a sec. I'm just going to make a note of that.
Okay. I have a lawyer, and so I can give you his information if we, uh, connect. All right. You know what I mean?
Okay, perfect. Uh, yeah, I'll want to get that from you later, but, um, All right, now, okay, bye. So, um, when I asked like how soon you'd like for this to be sold, it sounded like you said 2 weeks. Does that mean like you're wanting to like start taking offers in 2 weeks, or do you want to be moved out in 2 weeks?
Well, I'm probably going to be moved out probably by, uh, this week and stuff. I got Army buddy who's down here to help me. And so, yeah, but it's, uh, let me just be honest with you, I'm a sports card collector investor and I've just had so much crap here and I can't deal with it no more.
Wait, what's that? You, you were working with another investor?
No, I'm a sports card collector investor and anyway, I just had problems with it and stuff. I'm so busy and I just gotta get out of this Place here, you know.
Okay, so you, you already know like where you're gonna move to? You already have a place lined up?
Yeah, I do. Yeah, we can finish details and, uh, you know, keep communication flowing and stuff. Uh, like, you know, money— I don't need the money right now. Right now I just don't want to be in another state and have this behind me here.
Yeah, yeah, you want to have it taken care of, know that, know that it's— you're no longer like liable for it. Is that right?
Right, right. And then, you know, empty house people come in and do all kinds of stuff, you know what I mean? Yeah.
So can you kind of tell me about what sort of repairs the house is going to need?
Well, I mean, uh, if you start with new paint, new carpet, uh, possibly some kitchen cabinets, a little basic remodel up. I'd say it's up there.
Okay. New paint, new carpet, new cabinets. How about the bathrooms?
Anything? Yeah, it can use a new entrance door, definitely. And I would say a back door also would be a good idea. Okay.
How about the roof?
The roof, it's got some age on it, but it's not leaking or nothing.
Do you know how old it is?
I'm gonna say at least 10 years old, possibly.
But no, no leaks that you know of?
Yeah, no leaks, no shingles missing, nothing like that.
Okay. How about the, uh, the heating and cooling units? Like, how is the house heated?
The heating is, uh, like I said, it's a new heater, uh, and, um, it is a gas heater, but It's environmental, eco-friendly, I guess. I want to say electric gas or something like that combination, but I might be a little bit off on that. Water heater is gas. The dryer is gas. The washer is electric. The stove is gas.
Okay. How about the flooring throughout?
The flooring's pretty solid for the most part. There is a few soft spots, I don't want to lie in reference to that.
Okay, and then how about like—
And wood floors, older wood floors, older flat wood floors.
Okay. Is there anything else you think I should know about the house or that you would want to know about the house if you were in my shoes?
Uh, the outside of it is metal siding, metal siding and stuff for the outside surface, or I don't know what you call it. Then the front porch is concrete, one step. Um, it is like an awning cover for the front porch with two rails, two rails like in front of it. I did paint, I did paint the front porch and all the concrete around the house underneath the siding. And so a couple years ago, blend in, you know.
Okay. What's, what's next door to the house? Like, it looks like there's some kind of big industrial building. Do you know what that is?
The Napa is a parts store or a parts store. And then they have also, they have some storage units on the other side of the parking lot. It's in the back.
Okay. Well, hey, Angela, I just want to say I really appreciate how helpful you've been describing the house to me. You're giving me a great idea of what it is we're working with here. Tell me, because I, you know, I'm in the business of helping you out. You know, if you could wave a magic wand, what is going to be your ideal outcome with this property?
I want at least $24,000 for it.
Okay, like you want to walk away with $24,000 or you want to sell it for $24,000?
Well, I would walk away with $24,000. And, you know, of course it'd be as is, buy.
Okay. So you would— it's important to you that when you sell it, that you're selling it as is?
Oh, yeah. Because it's an individual who, you know, we're not going through a company, you know what I mean?
Yeah. Okay. Do you have a mortgage on the property?
I do. I owe about $12,000 on it still yet.
Okay, so if we were to pay you $24,000 for the property, you'd probably walk away with about $12,000?
Yes, sir.
Okay, and if that's something we could do, how would that make you feel?
I'll be, I'll be all right. I'll be satisfied with that.
Okay. Well, okay, I really appreciate that, Angela. So Assuming that, you know, you like our offer, we're ready to move forward, you know, is there anything else you would need to figure out?
I don't think so, sir. I don't have my voicemail or anything set up, so if you don't get a hold of me by calling, just text me. Sometimes I'm better with text messages response.
Okay.
Responding back, you know.
Okay.
Yeah.
Um, awesome. And then, uh, is there anyone else that would be upset that you didn't speak with them first before you decided to sell this?
No, no, you're the first person that has called and hadn't even had a conversation with me in reference to it.
Okay, but there's no, like, you don't have any other family members or anybody else who'd want to be involved?
No, no.
Okay, and then, um, On that price we were talking about, just to make sure that I have this right, uh, you would want to get like— you're ready to move out next week, it sounds like. And then so, right, we wouldn't be able to close as early as next week because, you know, we go through a title company, right, and all that. It's going to take their time. But if we could get you paid in like 30 days, would that be all right?
Oh yeah, that'd be fine, sir. Okay, I'll be on point.
Okay, so based on what you told me, uh, it sounds like the house could use some new paint, new carpet, uh, in the kitchen, some like new cabinets, a new entrance door, maybe a new back door, uh Based on all of that, you know, what do you think is the best price you could do, assuming that we were going to buy it— assuming we're going to buy it completely as is? So I'm not going to ask you to do any repairs. There's not going to be any fees, any realtor fees or anything like that. And also, we will cover all the closing costs, right?
No, I think $24,000, even with all that, $24,000 is fair because I do believe the fair market value is right at $33,000. Okay, awesome.
Okay, well, hey, look, Angela, I believe that's all the information I need right now. I'm going to take this over to my underwriter and they're going to give me a price. I just want to make sure, as long as the number makes sense, Is this something that you'd be ready to sell today?
Yes, sir.
All right. Okay, perfect. Well, listen, Angela, I'm gonna go ahead and take this information over to them. Will you be available in like 10 to 15 minutes that I can call you back and let you know what they told me?
Sure enough. Yes, sir.
All right, awesome, Angela. Well, hey, I really do appreciate it. Right now, I think it'd be helpful if you went ahead and programmed my number in. Um, my name's— my name's Tyson Smith again.
Okay.
But let me take this over to the underwriter and I'll give you a call back shortly, okay?
All right, thank you, sir.
All right, thank you, Angela. We'll talk soon.
Uh-huh.
Bye-bye. It's a damn good lead. I don't know if we can pay $24,000 for it, but— house across the street is in pretty good condition and it's been listed for $110,000 for 178 days. What's sold? There's also a house around the corner for sale, $69,000, that's been listed for 68 days. Come on, give me some sold comps. What the fuck? There's a 3.2, looks like it's in really good condition, sold for $142. Let's see what sold. Okay, there's $53,000. I'm having a look across this, the highway right now because— so for those who are watching on YouTube, um, guys, it's a 1,600 square foot house in Vidalia, Illinois. Um, for those of you guys who are watching on YouTube, which by the way guys, if you're watching on TikTok, I'm also live on YouTube, and on YouTube I show my screen so you guys can see exactly the house I'm looking at. And everything like that. That's something you're interested in. But, um, so for those of you guys watching on YouTube, I would want to be— I only really want to use these comps because once we cross this highway, it's going to be different. Now, I don't know exactly, but because this area is small and this looks the same, I definitely still want to look over here. We got a 12432, very clean. Like, this looks like the outside looks redone, the inside meh, but and it's got a garage for $123,000. We got a 3/1, 1,200 square feet. This looks like it's going to be in very similar condition to what she was talking about for $79,000. We got a $35,000 2/1 in very bad condition that sold for $35,000, so that's good to know. 116— okay. 118 over here. Interesting. Okay, I don't understand. You know, here's the problem is that I'm just not seeing— I can't pull this up on Batch. Isn't giving me a, uh, a square footage, and neither is Zillow, and 1,600 square feet just seems big, and so that's kind of throwing me off here. I think— I want to say ARV is gonna be like $130,000. Alright, try Redfin. Yeah, I need to look that up. That's weird. We're gonna go to Google real quick. I want to just see this comp, see if I can find some pictures of it. Okay, this looks like it could be similar.
Estate—
oh, here we go. This isn't— this isn't the property, by the way. All right, okay, so this isn't in great condition and it sold for $53,000. That's what my gut's telling me, is that we probably list this for like $50,000. Let's see, so if we were to list it for $50,000, I really think that the most I, I can be doing for this house is $20,000 on a novation. Now if it sells for $55,000, which— what did this— what did that comp sell for? That sold for $53,000, and ours is gonna be bigger than that too. If it sells for $55,000— by the way, YouTube guys, on my calculator here right now, my big driving number is I'm trying to— by the way, so the way my calculator works is this number, investor profit, is my profit. I'm really trying to get my average deal size up to $22,500. So, this is looking like that's what she asked. If we could sell for $55,000 and there's only $5,000 in repair costs, then we can make it work at her asking price. But I still need to, I need to try and get her down. I think. Yo, what's that? Moltz, thank you for subscribing on YouTube, bro. So Miguel, with the— what you're seeing here on my repair costs for as-is, this is my Novation offer. These are not me actually planning on doing the repairs. This is what I'm budgeting for to give as buyer concessions, We'd be listing the house as is at $55,000, and I would expect to either take an offer $5,000 lower or give the buyer $5,000 concession at closing. Don't let this one slip away. No, we got this in the bag, bro. Don't you worry. Definitely motivated, would consider like $20,000. Yeah, I think so too. But we're going to see how low we can get. But I'm going to run my like cash numbers as well. The problem is this just has that extra— oh, it's got the garage. Because this is the extra garage in the bedroom, I'm thinking our ARV is probably closer to like— yeah, bro, ARV is 110, I'd say. I like that. Okay, keyboard ASMR. I'm so weak. The people who think they're the smartest often are the easiest to negotiate down, at least in my experience. Very true, Sully. I mean, like, for instance, and also people who are better at sales, I think, are also easier to negotiate with. $20K too low, she gotta eat too. She will eat, but like, here's the thing is, here's the deal, like, she's gonna understand I'm an investor and you're paying for convenience. Yo, I appreciate you, Mark. Thank you, dog. That's very kind of you. Okay. Lastly, I want— oh, what is this? Oh, okay, money, bro. There's a 2/1, 1,400 square feet. This is the exact comp, bro. That is pending, or it's under contract right now, within 24 days at $110,000. My numbers are spot fucking on, bro. Okay. Have you gotten sued for calling someone? I had someone call me shaking me down. Yeah, dude, I've gotten sued for cold calling. Threw the lawsuit away. They never fucking prosecuted or anything, I think is how that went down. Okay, dude, I mean, All right, let's see about my game plan here. If I'm gonna buy cash, I've got to be at $15,000. It— like, if I want to wholesale this deal. So we're gonna go ahead, we'll offer $15,000, we'll see if we can make that work. And if not, if she's insistent on it, we'll go up to $20,000 on an Ovation. I can't remember.
Hello?
Hello, Angela?
Hello? Yes, sir.
Hey, Angela, it's Tyson. Is now still a good time to go over the offer?
Sure.
Awesome. So my underwriters are seeing similar properties in similar condition as to what you've told me about yours, selling for between $12,000 and $20,000. So in a perfect world, we would really want to be at $15,000 for it.
Oh, yeah. I don't know if I can go that low. I have to think about that first.
Okay. I totally understand that. Like I said, that would be in a perfect world. So tell me, Angela, how close do you think you could get to that number today?
I don't really want to go $15,000 on it.
What's that? Okay, no, I totally understand that. Like I said, that isn't a perfect world. And here's the thing, Angela, look, like, you know, it's— I'm on your side here, you know. I want to be able to make a deal that can happen and it's gonna work for you, right?
Mm-hmm.
Right. So do you think that you would be able to come down any closer to that if we can do a deal today?
Maybe $22,000.
Maybe $22,000?
Yes, sir.
Okay, so if I could get you an offer in writing for $22,000, what would be the next step?
I say let's do it.
Okay, can I put you on hold real quick to see if I can get that done?
Fair enough.
All right, I'll be right back.
All right.
Now we hit him with the, uh, now we hit him with the Novation.
Watch out. Hello? Hello?
Angela?
Yes, sir.
Hey, okay, so I got good news and I got bad news here. The bad news is I can't meet your number with cash. You know, at $15,000, I know that we can get you that and we can close on that, but I do have another option that might be a better fit. So I think I could get you $22,000 and here's what this would look like. You know, we make it our business to know every single cash buyer in Illinois.
Mhm.
So we have relationships with every single hedge fund. We have the national buyers. We have the local buyers. And we also would have the ability to list your house on the MLS to capture the retail buyers. And we can do this all at no expense to you. So you still wouldn't have to pay any commissions or closing costs or fees or no repair costs, anything like that. We would negotiate hard and be able to get that price for you. And we would also make sure to pre-qualify all these buyers so you don't just have like, you know, every single Tom, Dick, and Harry isn't walking through your house. We're making sure only the ones who are going to buy and write an offer would.
Right.
But I think if we went that route, that we would be able to get you $22,000. Is that something you would be interested in?
Yes, sir.
What's that?
Yes, sir.
Awesome. So is what I'm going to do right now— are you in front of like a computer? Do you have access to your email?
No, no, I just have my phone. If you can just like text message me the details and everything like that, I guess take it from there, do the research or whatnot.
Yeah, here, so I can, I, I can like send it all over to you so you can see exactly what it looks like. Basically, uh, we get an agreement that says, hey, we're gonna buy your house for no less than $22,000, and then that gives us the ability to show it to our friends who that we think will pay, they can pay that for it, right? So we can get you that number, and then we actually would get our fee from our friends, so it doesn't cost you anything. But I can put that in writing right now and I can send it to your email. Do you have email on your phone?
I do, I do.
Okay, I can send it to your email. We could go over it so you fully understand it. Okay. Is a good email for you MyersA020@gmail.com?
It is.
All right, give me just one second. I'm gonna get it written up so I can send it over and then you and I can go over it, okay? All right, all right, one moment please.
Okay. Email and sent my email. He sent like— he doing agreement and all put in my email, send it to my email, and then he want this.
Hey, Angela?
Yes, sir.
Um, Real quick, uh, I just want to ask real quick, it's only your name on title, right?
It's my mom's name, uh, on the, um, loan and whatnot. I mean, it's, uh, a loan through the, um, local bank here, Hillsborough Bank. Okay, so it's my mom's name, but, uh Uh, I've been making payments. I have a will. She got the will. She left everything to me.
Okay, gotcha, gotcha. But in the will, you have a probate lawyer and stuff for that information. Okay, um, so because of that, that could— like, we're gonna need a little bit longer just because of the probate, because I don't know where it's at in probate. Um, it could take up to 60 days. Would that be okay?
Yeah, that'd be fine. I'm already like 4 payments ahead on the house right now.
Okay, perfect. Well, hey, I want to make sure we can get this done so you don't have to make too many more of them.
Okay.
All right, bear with me. I'm getting this filled out right now for you. Hello? Hello? All right, geez, dude, my mute button on my mic isn't working, bro.
I—
dude, it's been so long since I've done acquisitions or anything, I don't even know where the fuck my contracts are.
And I don't even know where my contracts are in, uh, yeah.
Oh nice, we're chilling. Listen to that. This is why holds is brilliant. I need to go get my dad. I don't know where the fuck contracts up. Yo, where are the— where's the novation contract at in DocuSign?
Yeah, okay.
I literally don't even have it shared on my DocuSign account, so all right. Daddy to the rescue. Exactly. It's actually Mitchell to the rescue. He's the one that's, uh, getting the contract for me.
They might take long, like 50 days or 49 days for the money. I'm just kind of sort of, um, or something.
Uh, yeah, I am.
That way they can get people to do the house, like Goodwill, you know, something like that. You know, I'm like Novation paperwork AIF parentheses 1, or just Novation paperwork AIF? Just Novation paperwork AIF.
Right on.
I good? All right. Green.
All right.
Excuse me.
I don't have it on. Let's go, APN on Zillow! That's what I'm fucking talking about.
I thought you waiting for call back. Oh, oh no, he said he'd call me back in 10-15 minutes. He said that. Oh, but when you turned your phone off earlier, you know, because I knew that you were already in contact, you know. Oh, is it— oh, was it a consultation? Yeah, yeah, I guess we'll load this up right quick. Yeah, yeah, go ahead.
Mitchell, can you sign that? Hey Angela, are you still there?
Yes, sir.
All right, uh, we're just now getting that signed. It should show up in your inbox shortly.
Uh, he just put me on the back. He said I should be right in about, uh, here real quickly, like Will you let me know when you got it pulled up? I'm trying to pull it up right now, sir. All right, bear with me. I'm not the best.
No problem, take your time. All right, um, Miguel, is my— is all my family in real estate? No, um, my brother's not, my sister's not, my mom's not. Just me and my dad. Yo, 13 Second Covers, thank you, thank you, dude. Messer Ben, Tate wannabes, bro. I don't want to be Tate.
I love you.
No problem, no problem.
I'm not the best at this stuff.
Hey, hey, I neither am I. Just luckily I've had a lot of practice doing this exact same thing, but trust me, anytime I get any sort of new thing, I'm pretty helpless. I need to be walked through it.
All right, I got a Blake Smith, the VIA DocuSign.
Yep, that's the one. So you're gonna go ahead and click it and you're gonna press review document.
Yes, sir.
And then when that opens up, you're going to get a thing that says purchase contract and escrow instructions right at the top. Okay, let me know when you see that page.
Review. Yeah, I got Buddy here. He might help.
Perfect.
On Sunday, cancer diagnosis broadcasts have been seen by many around the world. And now they can hear it. The Distributing to the Foreign Society proudly introduces the dramatic news network, where famous entertainers and actresses can safely send the largest radio message out the Philippines network to the 12 points of strategic significance Guys, we're already—
we've gotten like our first 1,000 subscribers on YouTube really fast, and we're coming up close on 2,000. I hopefully will be able to hit there pretty soon. What's the price on Zillow? There isn't a Zestimate. Were you able to get it open?
Yeah, about finished with it.
Oh, perfect.
Hey, uh, one second. You're gonna send the documents, right?
Yeah, so, um, it'll, uh, it— now you're gonna get a new email right now that has the fully executed one.
So hold on a second, because it took me and it wanted me to sign up for that app, and I, I don't do that.
No, no, yeah, no, you don't need the app or anything like that. You're getting— so she's gonna get a new email.
Okay, awesome.
Hey, can, uh, Angela, can you still hear me?
Yes, I can.
All right, so is what's gonna happen now is, uh, I'm gonna have, uh, Doggo give you a call. So he, he works, he works in the disposition side of the company. He's the one who is going to get your property sold. So he's going to give you a call shortly and just go over all the details, make sure that we're all on the same page about everything. And he's going to schedule a time for us to either have somebody come get pictures of the property, or if you would be able to help us out, if you could help us out by taking some pictures, and he'll give you all the instructions on that.
Okay.
Okay.
Okay.
All right, Angela, well hey, look, I really appreciate it. My goal for this is that through the rest of this transaction you're going to say, wow, I don't know why not everybody sells their house to Tyson, and for you to write an amazing review for us. So we're going to make sure that we do everything in our power.
Okay, now what's coming in email? Is there anything else to sign or just copies?
Nope, nope, just copies. Yep.
Yeah, because it says completed.
Yeah, it's completed.
Okay, awesome. All right, all right, all right. I'll get you a good review and do each other right, sir.
All right, we're going to. So hey, be on the lookout for the call from Doggo, okay?
Sure enough. All right, thank you.
All right, thank you, Angela.
Bye-bye. Bye-bye.
That was easy. What the fuck, bro? Signed. So guys, as you can see, that's the reason we do this, so I can show you guys it's not really that hard, right? We just, we just do right by people. We let them know what we can do and don't overcomplicate things. "All right, you're gonna assign for $60K?" Absolutely not. Time for objections, bro. The deal's done. I mean, that property's locked up. They signed. "What do you do when the offer is too high and you already signed the contract?" Well, you would either have to renegotiate or you'd have to cancel the contract. "Are you worried about sounding too young on big deals?" Nope. "What's the benefits of your company?" The benefits are you don't gotta deal with shit, right? People love paying for speed and convenience. There's a reason why people will pay $30 to get their their food Uber Eats to them and have it show up directly to their door when that same food would cost $10 if they went down the street and bought it. We are the Uber Eats of selling your house. We just make everything fucking easy for you. But guess what? That comes at a price. What are you going to sell for now? We're going to list this property, I'm thinking, for around $55,000. When we do that, there's going to be about 10% in fees, closing costs, realtor commission, shit like that. We're expecting for some repair costs, basically some concessions to come out of it. And so we should end up making between $15,000 and $22,000. What happens if they cancel the contract? They can't cancel the contract. $55K, that's so cheap, where's it at? Yes, it is cheap. It's in Vandalia, Illinois. Not familiar with it. You didn't thank me for my sub on YouTube. Oh, Steven, hey bro, thank you. I just noticed that came in, my bad. Alright. "Polego can most likely run comps for you." What is that, Evan? "Can you explain novation or ovation or whatever you said?" Yeah, no, so what I'm doing is very similar to wholesaling, but there's just a couple other agreements involved. One of them is called the novation and indemnification agreement. And basically, is what that, or is what I'm using it for, is it allows me to sell these properties to retail buyers. Now when I say retail buyers, I mean somebody who's buying the property off the MLS using a conventional loan. So they're going to a bank and they're getting an FHA loan or any other kind of these bank loans. Now this is important because these people are not investors, right? And when you're selling to investors, they care about things like ARV and their cash on cash return and whatnot. Whereas retail buyers don't, they're just looking for a house to go to move into. So they pay a lot more money for properties. Now, you can't just sell wholesale deals to people like that because on a wholesale deal, all you're doing is assigning the contract. And when you assign a contract like that, you get paid via an assignment fee. But here's the thing, is banks who provide the conventional loans won't pay assignment fees. So we use a novation contract because it allows us to substitute our agreement for a new agreement that does allow for bank financing, then we go ahead and we get paid at closing by liening the property. It's a way to wholesale without ever having to close on the property, yes. They're losing out on half the value of their house, that's no fun. Well, no, that's not half the value or anything like that, but yes, everything does come at a cost. I do not work for free. Polego is a website you can put address in it, run something like a CMA report. Interesting. I've never heard of that, Evan. I'll have to check that out. Okay, how many contracts do you get signed a week? So fucking many, bro. This week was really slow. This week we only got like 2 or 3, but I mean, normally like 8. Do you think you can hook me up a job like this in Ohio? Nope. Is it easy to get your first deal?
Nope.
Isn't the real estate market gonna crash? I don't know, don't have a crystal ball. How did you teach yourself all of this? I didn't teach myself all of this, bro. I learned how to do this on YouTube and then eventually I also learned like through mentors, attending events, things like that. And then once I started making money doing it, I started paying people. I started reaching out to the people I knew that were making the most amount of money doing this and saying, hey, can you show me how to do what you do? I'll pay you. What kind of watch? This is a Rolex Submariner. Where do you get your comps? I use Zillow, bro. Yes, it's gonna crash. Just when is the question. I agree with that. Can you walk me through the process of getting into a contract signed and closing? You just use DocuSign? Yeah, you just use DocuSign, bro. Been doing this for a week and I got my first deal yesterday. Hey dude, that's amazing. Congratulations. Holy shit, what a boss. Listen, man, I've heard of novation deals. How do we work together? If you're looking to learn how to do novations, If you want that, I did just create Innovations Mastermind. You can send me a DM on Instagram. What was that site, PelleGo? Somebody in my YouTube comments, they're saying PelleGo, P-E-L-L-E-G-O. Never heard of it before though. No, how did you find this exact lead? This lead was found on, I believe it was a PPC. Yeah, it was a PPC lead. Yo, thank you, 13 Second Covers. What's the chain? The chains are both David Yurman. All right, Lisa Lan, is the company you work for One Roof? We don't have to be so—
I'm kidding. Most likely, if I'm straight, we're pretty much ready to— to be pretty much— if it's on the market and I feel the wires, it might take a little bit extra closure, but if it's wires, if it's dropping itself Hold up, I got a text to all of my fucking salespeople who aren't here today and tell them how fucking badass I am.
Guys, I am looking for more salespeople though in my organization right now. I've got 2 people, they're fucking killers, but we have too many leads for for them to handle, and we've got too many fucking deals that we don't have enough people to sell. So I'm looking for both people to come buy houses and for people to come sell our deals. If you want to work here, you must have sales experience. You must be able to demonstrate that you are capable of making a lot of money because we're only looking for A-players. If you guys are interested, I want you to hit the link in my bio, scroll down the bottom, there's a button that says, are you interested in working with me? Click that, fill out the form, we'll get you on an interview. Pros of working here: you can make a lot of money. Every single person who's ever came here has left either being more wealthy, fitter, like fucking more jacked, and happier, bro. It's the effect we have on people because we only surround ourselves with people who are dedicated to personal growth, getting better, making bags, getting jacked. That's what's up. So if you guys are interested in joining that kind of environment, hit the link in my bio, scroll down, click that thing, and then fill out that form. And then also send me a DM on Instagram and I'll make sure to check your shit out. Rich, ripped, and rare. Tanner, I see that you fucking listen to Brad Lee and Wes Watson's new podcast. I was listening to that this morning, bro. Fucking banger. Tanner, dude, I haven't emailed you yet. We need to get you on the pod, dude. Where you from? I'm from Arizona. Did you open up remote positions yet? Nah, dude, I ain't about the remote employee life. All right, what should someone do if they're in gambling debt? Asking for a friend. I don't know. All right, what's up, Papa Zack? How you doing, dog? All right, how do I find people to call? Landuores. So I just made it— I made a very long video about this. It's on my YouTube channel. Let me get the exact name of it, but I show all my different lead sources. I talk about how I get all of my people. What's the video called? It's called The Truth to Marketing Your D— what though? You need to stop lying. I'm pulling lists. Okay, dude, fucking Jonathan. If Jonathan, if you're watching, we need to have a fucking serious discussion about how you're naming these. All right, now that I just changed the title to something better— my top 3 lead sources, then in quotes, 30+ deals a month wholesaling real estate. You know how we do with the fucking clickbait titles. What's up? All right, I'm so weak at that. Eric dropping a fucking lock for the gambling debt guy. I'm crying, dude. That's fucking hilarious. All right, yo, go check out that YouTube video. Also go subscribe to my YouTube channel if you're not already. What the fuck, dude? I'm trying to get to 2K subscribers. You guys aren't subscribing. I don't know what's up with that. All right, dude, let's call some more leads, bro. We got one deal and I'm not fucking done, bro. I'm still hungry. I'm still fucking hungry, dude. All right, what's fucking next? Who's next? You know, I love the Wes Watson say, he says, do you walk in a room and say, there you are? You say, here I am, bro. Well, here I fucking am, dude. Just hit you up on Instagram. I'm from AZ, 20, and jacked as fuck. All right, Lethal Shooter, you're already just fucking doing the right thing, so I love that. I'll respond. We now need to figure out if you can sell. Hungry? Eat some Chipotle. Good call, King Gibbs. Maybe we'll later. Your lease up yet? How's the house search going, bro? We fucking— I'm closing on a house, dude. Fucking April 19th. We found the house. Fucking, it's perfect. I'm so excited. It's a fucking ripper of a house, and we're moving in April 19th. No, I will not show you guys right now, but when I do move in, I'm gonna make a YouTube video. About it, but I don't want to pull it up because I don't want all of you guys to know my address. Are you drinking beer? No, I'm drinking sparkling water. You based out of Scottsdale? My office is in Phoenix, and I'm moving to Phoenix too. I live in Scottsdale right now though. I'm near Sedona. Lethal Shooter, that is too goddamn far away. Trent, bro, you're not invited. Yo, tell us about the house. Here's what I can tell you is it's fucking perfect, and I love it so much. The backyard is literally Fucking Tulum, Mexico. All right, I need more. Tais, you thought about running TikTok ads for your PPC? I don't even run my own like pay-per-click ads. Like, what are you saying? Like run TikTok ads for seller leads? Bro, why not Trent, dude? Look, it's not you, it's me, bro. It's just I'm busy. I don't need you hanging out over here. All right, wait, are you being sarcastic on sparkling water? Legit looks like a beer. No, it's literally sparkling water. Sparkling water. Did Meredith find it for you? Yes. Would you hire a 70-year-old? Yes. Congrats on the house. Thank you, dude. I appreciate that, man. What are your thoughts on this single-family residential space? What I'm fucking dealing in right now, my guy. All right, that's why you give me an opportunity and move me out to Phoenix. I'm not moving you out, bro. That's not how this works, bro. I got fucking hundreds of applicants a day, dog, who are willing to fucking move themselves out here. All right, who we got? Grant. Harmony Road.
Hi, it's Harry. Sorry I missed your call. Leave me a message and I'll call you back. All right. Hi, it's Harry. Sorry, missed your call. Leave me a message.
Doesn't sound like Grant. That's for Xiao. All right, uncontacted. Wait, what's going on? I need to adjust my fucking— my shit— my screen over here, dude. I need fucking more monitors. I only have 2 of these bitches and it's not enough. I need more. I need fucking like a million of them all over the place. How many offers were made on the house you bought? Oh dude, we fucking were the first one. That house was— that house came up— the house that I bought for myself, that came on the market and 24 minutes later I was fucking there, fucking walking the place. That's how that shit fucking went, bro. Saw it, was like, oh yep, want it. Went and looked at it, I was like, want it. Submitted an offer, got it.
All right.
The fuck is happening, bro? Oh my God. CRM's breaking. All right, we're good. We're good. We're good, fam. All right, next. Abe, Lincolnwood, Illinois. Damn, dude. Should we go back to back on Illinois? Interest rate probably in the 6s. Yeah, bro. It's a fucking nightmare. Yo guys, house tour, all the information on the house, I'm making a YouTube video about it, so I'm not gonna give away too much right now.
Your call has been forwarded to an automatic voice message system.
Abe don't want to talk. Did you use an FHA loan for that house? Fuck no, bro. FHA loan, what's that, the cap? Yeah, dude, FHA, you can only go up to $472 grand. Nah, that won't— that's not gonna cut it for big— for Big T, bro.
Your call has been forwarded to an automatic voice message system. 7738.
All right, this dude thinks way too much of yourself. All right, Scotty, we talking about this earlier, we'll go ahead and readdress it now. Never in my life has it been a bad thing that I thought highly of myself. Never have I been disadvantaged by because I thought highly of myself. Here's the thing, bro. I believe that I was made special by the universe to go fulfill out my fucking destiny. And every single day I walk in that and I be the best possible version of myself. And because of that, I fucking have confidence. You wanna know why? I also have social proof. I've done the things that I fucking talk about. I've went, I've started a business, we've made money, we fucking got jacked, we did all of this. And now I'm coming along and I'm helping other people do the same. Because of that, Of course it's always beneficial for me to fucking think highly of yourself. Why would you not think highly of yourself? It's so selfish to not think highly of yourself and think you deserve the most in the world. So fucking change your entire attitude. You need to start thinking more highly of yourself, bro. Goddamn, dude. Fucking people out here pissing me off fucking with mediocrity and shit. Every single person, bro. Every single person. Person that is made is special and has so much they can do. But so many of you guys just aren't fucking fulfilling your goddamn destinies because you're too busy fucking freaking out about shit that doesn't matter. All you need to do is be the best version of yourself every single day, and then you will start to walk your destiny. You're going to become an amazing person. You'll accomplish amazing things. You can do fucking anything you can imagine. Mediocrity is the new excellence, bro. It's bullshit, bro. Fuck that. Alright, come on, Abe. One more time.
Your call has been forwarded to an automatic—
All right, Abe, you're off the chopping block, but we're not fucking done with you, bro. I'll call you again later. Wearing an AP? Nah, bro, I don't got AP money yet. Our deal's flowing in Florida right now. Tanner, Tanner, Tanner, Tanner. Um, yeah, we got some deals in Florida, and not in any of the major markets, but we got some deals in Florida. All right. What's— do you do any deals in Texas? Yes, some. But in fact, I'm about to call Mr. Juan of Wills Point, Texas right now. Psych! Juan doesn't have a fucking phone number. What the fuck's good? Just an email address.
Yes.
All right. All right, we got to figure out where the fuck that phone number is. Let's Google ad. All right, Danny of— how the fuck— A-M-A-G-A-N-S-E-T-T. Amagenset? How to pronounce Amagenset? Amagenset.
Amagenset.
Amagenset.
Duh.
Duh. Emma Gansett. Damn. All right, Will's Point's in your backyard, Young Howlin'. You should go fucking talk to Juan and figure out what his phone number is, dog. Let me know when you got it. What's up, Nick? How are you doing, bro? That's on Long Island, bro. If there's one thing I don't know, it's fucking New York geography, bro. People be talking, they're like, oh bro, it's just a across the Hudson and then it's in fucking Brooklyn and then fucking Upper East Side. I'm like, dude, I don't know what the fuck that means. What the hell is a Staten Island? The fuck? Here we go, phone number's in. Emma Gansett. Yo, what's up, Spray Foam God? How are you, dude?
We're sorry, bro.
Then he has the audacity to not pick up. Now I gotta call him again.
What the fuck? We're sorry, you have longer in service.
If you feel you have reached this record, bro, quietest answering machine of all time. Caitlyn Phoenix, what the fuck? What the hell is this number, bro? This is cap-ass number. This is— this number is cap. All right, Nora, what is this? Fucking Only the Street, bro. What are these leads? Why are they coming in all fucking stupid? Fuck's going on here? Rainy Day Drive, bro.
We're sorry, you have reached a number that has been disconnected or is no longer in service. If you feel—
fucking Google Ads lead. Fucking address doesn't even exist, bro. Somebody's out here wasting my money. All right, what's up Bob, how you doing? Grind don't stop for you, bro. Why would it, dog? Why would the grind stop? Inertia. Objects in motion tend to stay in motion. Fucking don't stop. If you're not fucking progressing, you're dying. What's up? Alright, this fucking address also came in all barred out. Let's fix that. Alright, okay. Ronica, Plainfield, Indiana. Appreciate you, Mitchie.
Forwarded to an automatic voicemail.
Thoughts on relationships while on the grind? Bro, dude, I have the best relationship of of all time. I am so fucking in love with my girlfriend. And, um, bro, she knows, she, she knows that I gotta do this shit that I'm fucking doing. She knows I can't be home all the time fucking laying in bed and cuddling and just hanging out, because if I'm doing that, I'm not making money. And she knows that fucking like I need to be out here doing this shit so that we can live the life that we want to. Right? Like, you just gotta have the understanding, bro. The person you're with is very important, and they need to be on the same page. They're like, hey, like, I'm gonna do whatever the fuck it takes to get us to live the life that we want, right? And if the person isn't willing to do that, then they don't actually want that fucking life, and then you don't need to be with that person because they're fucking soul-sucking and they're settling. Fuck that, dude. There's a lot of Wands at Will's point. You gotta find one, bro. Are you guys buying the house together? Yes. But yeah, bro, with relationships, dude, it comes down to communication, bro. You gotta— you have to communicate with them and make sure that you guys are on the same page about where you want your life to go, right? Don't ever fucking say that you want to have the fucking house and the money and the cars if you're not willing to put in the work that it takes to get there, right? So when I say I want all that shit, I fucking— I can say it and I can want it, and I know I'll eventually get it because I'm doing the shit that it takes takes to get there, right? And my desires are backed by actions. Where if you're just desiring, you're not actually willing to put in the work, that's fucking low vibrational. You can't be doing that shit, dude. You got to ascend. Like, you have to be actually willing to put in the work to get all of the shit that you say you want. She needs a rock on her finger. Yeah, she does, bro. She'll get one soon enough. She'll get one soon enough, after I buy my Lambo. That's what I keep telling her. I keep telling Meredith, I'm like, hey, listen, like, like, I'll buy a ring and I'll propose after I buy the Lamborghini. And she's like, no, fuck that, like, buy me the ring and propose first. I'm like, hey, come on, babe. I was like, wouldn't you rather get married to a guy who has a Lambo? She laughs. When you coming to Tampa, bro? I need to go to Tampa. I got some boys out in Tampa. I got some boys out there that I miss. I I miss dearly. I need to come see. Yo dude, how about fucking Tate getting out of jail, dog? She'll have more fun in the Lambo before a rock on her finger. I don't know about that, bro. I think she really likes diamonds. All right, we have Richard of Edenton, North Carolina, dog. Um, would I ever come to Nashville? Yeah, I've been to Nashville before. I didn't love it though. Here's the thing is, now that I don't like party I just don't have any like reason that I would go to Nashville. Really fun place to go out and whatnot, but— So glad he's out, me too. What brand water jug is this? Bro, this is Simple Modern. Simple Modern, bro. Like they make some really good water bottles. I've got all different sizes and shit from them. The Matrix is haram. Bro, facts. Buy her a shock gold diamond ring and propose with it. She'd still say yes, but bro, like that's just— here's the thing, bro, because here's the thing, I was having this conversation with my dad and I was like, bro, fuck buying these wedding rings. Like, they don't appreciate like Rolexes do. Like, it just seems like an unjustifiable way to spend money. And my dad put it to me like this. He was like, well, girls want a nice ring for the exact same reason that you want to drive a Lamborghini. It's a fucking status symbol, right? And if you go buy your girlfriend some cheap-ass fucking ring, that reflects poorly on you. And I was like, oh, fuck, that makes sense. Like, obviously it just shows that she's— that she's found a successful mate and things like that. It's like, that makes sense, bro. I get that. So ever since I kind of changed in my mind, I'm like, bro, it's the same reason why I want a Lambo. Now I can justify being like, okay, yeah, I gotta go get a nice ring. What's the lowest you ever got a contract under, bro? Like $5,000, I think, some shit like that. Hey, Stoners, you got it, bro. Dad sounds like a wise man, bro. He is, man. He really is. I agree, but won't the Lambo boost the status of a ring? Absolutely, King Gibbs. That's why I'm saying that the Lambo is more important than the ring, and it needs to be purchased in that order. Lambo, then ring. I was like, come on, bitch, like, fucking, you gotta marry the dude with the Lambo, right? Blake the GOAT. But bro, Blake really is the GOAT. It's crazy. All right, I don't know what the fuck's going on with this number. Working on Saturday? Yes sir. Yes, sir. Like I said, bro, this comes back to why work on Saturday. For two reasons. Number one, objects in motion tend to stay in motion. It's simple laws, fucking inertia, bro. Whenever you take a big break, you fucking— you lose momentum. I don't ever want to lose momentum. I want to keep my fucking week as a fucking moving train, just plowing through into the next one because we're moving at the speed of light. We're accomplishing shit left and right. Next reason, bro, deals are done on Saturdays. You know who's home and ready to fucking bullshit around and fill out paperwork and this and that? Fucking people selling their houses. You know when everybody's going to look at houses to go buy them? On Saturdays. Deals are done on Saturdays, bro. You gotta work Saturday. And also, third reason I just thought of is fucking God himself fucking created the entire universe and he fucking worked on Saturday too. You telling me he only rested on Sunday? You telling me that you need to fucking rest 2 days a week when God himself, making the entire fucking lands and all the universe and whatever, fucking only took 1 day off? Are you saying that you're working harder than that motherfucker, bro? Gotta work on Saturdays though.
Dog.
Like, come on, bro. I'm willing to do whatever it takes that involves fucking showing up to the office, making some calls on Saturday. All right, we got Charles Grove.
Okay, I don't really fuck with Oklahoma like that, but You have reached mailbox number none.
Come on. All right, Margaret Greenwood, Greenwood, South Carolina. Let's go, Margaret. Come on.
864.
Bro, I'm just calling through my uncontacted list, so these people are just already a bitch to get a hold of. Like this person, we've called 35 times.
864.
Um, long time no see. Yeah, bro, I've been really off my live grind, but we're getting back on it. "Never something I've done before, but I could absolutely see that it would work." Here's the thing, bro. Pretty much any kind of marketing method is gonna work so long as you stick with it and you continually be consistent. Yo, hey, to everybody who's watching on YouTube, bro, I realize I'm always lecturing at this camera, not the YouTube one. I fucking care about you guys. I'm glad you guys are here. Also, why aren't you guys saying anything? There's only 13 people watching on YouTube, No, you— none of you guys are saying anything. I need you guys to fucking be saying shit to me. All right, dude. Yeah, I'm really— I'm really gonna try and get a schedule where I'm just— I go live every single day from certain times, and that's just the time I go live, and it's what the fuck I do. It's really what I need to do. All right, who do we got here? Who do we got next? Loxahatchee, Florida. What the fuck? About to start— I'm about to stay dialing, bro. Fuck yeah, dude, do that. Is it haircut time again? Yes, it is, dude. My fucking fade is— I got hair now on the side of my shit. All right, I have my own landscape business and I'm working as much time as I can. We're lucky to have all this in common. Absolutely, bro. Good for you, keep it up. All right, we got Jeff Loxahatchee. Uh, Huncho Jonah, push-pull legs, dog. Also, here's the thing, bro. I've just been working out for fucking 10+ years. You gotta realize, I've been pretty consistent for 10 years in the gym. Like, here, if you want to make gains, dude, it's not about how many hours you spend in the gym, it's about how many days you spent 1 hour in the gym. And I'm to the point now, I don't even spend an hour, bro. I do 4 or 5 workouts every single time I go to the gym. And that's it. And it's just because, bro, it's more about the compounding actions. You warm calling or cold calling? We're warm calling, bro. I can't believe that I've got to make that distinction. All right, Clayton, Stuttgart, Arkansas. I got a boy from Stuttgart, Germany. Compound lifts, baby. Very true. Also, dude, that's the thing is for for all my different body parts, I just have a main compound lift that I focus on improving, and then everything else is just accessory. So like with, with chest, it was incline dumbbell press. With shoulders, dumbbell military press. With back, pull-ups. With legs, squats. And I just focus on those lifts. Yo, King Gibbs, that's very true. That's another thing, bro. When I'm in the gym, like, I'm fucking working out, dude. I see a lot of motherfuckers that are dicking around, bro. They're on their phone and shit. Like, nah, dude, I'm fucking in there. I'm doing my shit. I'm fucking getting my gains in. It only takes me 40 minutes. Yo, dude, is this— is that actually Nick Perry or is that some other account? Oh, it must be actually Nick Perry, guys. Dude, Nick is the fucking GOAT. If you guys see Nick Perry 790 right there, he is one of the first people when I started wholesaling that I listened to him on this podcast and he was just being such a fucking G talking about, bro, I was willing to do whatever the fuck it takes. He was like, I moved, I fucking didn't have anything. He quit like a job, bro. Nick Perry was making like a quarter million dollars at some corporate job and he fucking quit it to go wholesale. And now what? Now look at what he's doing, bro. He fucking lives in the most badass penthouse in fucking some South American country. Where is it? Panama? Some shit like that. Just balling out, doing dope shit all the time. And it's because he was willing to fucking gamble on himself and he walked his fucking purpose, bro. He showed up every single day and did the shit that he needed to, and now look where it's got him. And now here's the thing, so people ask me, how did I learn, bro? It's because I fucking was watching guys like Nick Perry. He was out there, just the blueprint is there for you already. It's already spelled out for every single person. Like, dude, there are so many people who are doing all the shit that you want. You just need to look and fucking see, oh, what did that guy do? And it's like, oh, Here's Nick. He made a nationwide wholesaling company based on inbound marketing. I fucking just did the same shit, right? And then it's working, bro. Just going through the same exact path. Everything in life nowadays is made so much easier because the exchange of information and communication is so much better, bro. You can go on Instagram right now, you'll find 10 motherfuckers that are all doing the exact same shit that you want to do, and all you need to do is just replicate the shit they're doing and then you'll get there.
Easy.
Oh shit, okay. What do you think about Luminary Leads? Maybach Moody, haven't got a full opinion on them yet. The site kind of stopped working, so I'm going to go ahead and do another live where I'll have a chance to call through more of the leads before I make a decision. Where do you find potential buyers for a market you're not familiar with? No, so that's the beautiful thing about my real estate strategy is when you're doing novations the way I am, every single property I get I list on the MLS. So I don't need to have a buyer's list or anything like that. I'm just allowing the MLS to bring people to me. All right, what's a good cash-on-cash return on rental properties? Dude, I don't know, man. That's, that's not my bag. Like, if I was, if I was some G with fucking 100 units, maybe I would talk to you about it, but I'm just not in any position to speak authoritatively on that subject. And that's just me being real with you. Fuck, dude, I'm hungry as shit. My tummy is a-rumbling. I, I have, as I do every single day, I have 3 options: Chipotle, Chick-fil-A, Yogi's Grill, which is like teriyaki chicken shit. And like teriyaki chicken and rice. Those are the 3 things I gotta get. All right, Investor Lift cartel mode is the best thing that ever happened to me. Absolutely, I'll tell you what, wholesale god. Once you start doing novations and start selling on market, you don't even need it anymore. I got a rich uncle that gave me a CD account with $200K in it. Where should I put it specifically? Dude, Weston, go fucking buy a Lamborghini Huracán cash right now with that shit. That's what I would do. Nah, Chipotle easy. Yeah, I think Chipotle is gonna be the play. Let's go ahead, let's get a Chipotle order en route, and then we'll just continue banging out cold calls till it gets here. So you find buyers who are willing to do the remodel in the MLS? No, Phil. Phil, the way it works is so we're finding the people who want to sell the property, I'm giving them my cash price, it's going to be a lot lower, and then I will use that cash price to anchor them so they take my novation offer. With the novation offer, we're letting them know, hey, I can't be your buyer, but if you want that amount, I can get it for you. I just need to take advantage of the MLS. It's just a couple other pieces of paperwork. We're listing their houses as they are on the MLS on their behalf. The buyers who are buying it sometimes are going to be investors who are going to remodel it, but sometimes they're just people who want a fixer-upper, want to be able to get a cheaper house so they can move into it. All right, dude, how do you do it? I'm literally working like 14 hours a day. Um, what are you working on though, bro? Are you working smarter or harder? All right, I gotta get this Chipotle order fucking pumping, dude. All right. Asking me for all my damn info and shit, bro. Listen to this, dude. I had a delivery driver, so I get Uber Eats like most days. Like I said, I either get Teriyaki Bowl, Chipotle, or Chick-fil-A. This, this fucking— this Uber Eats driver called me and was like, hey, like, I just got to— I just got here. And I was like, okay, cool. I was like, uh, Yeah, we're up on the third floor. He was like, oh, okay. He was like, uh, how do I get there? It's like, well, when you walk in, there's gonna be a staircase on your left. You're gonna walk up the three flights and then you'll be there, and it's just around the corner. He's like, oh, he's like, is there an elevator? And I was like, well, yeah, there is an elevator. It's next to the stairs. He's like, oh, why would you tell me to take the stairs then? Now I didn't say anything to him, but I was just like, bro, really, man? Really? You're gonna sit there, wait for the elevator to come? Now look, if you gotta walk up fucking like more than 3 flights, I totally understand. I'm not saying, bro, you have to take the fucking stairs every single day. But I was like, bro, that fucking attitude, like, are you kidding me, dog? Like, it's way faster to walk up the stairs. And it's just like, like I could just tell everything I needed to know about that man from that conversation. I was like, dog, bro, figure it the fuck out. What are you doing? All right, double steak, white rice, no beans, fresh tomato, tomatillo, green chili, roasted chili corn salsa. We're not going to cut anymore, so we're going to grab some sour cream and that's it. That's it. All right, what the fuck? Where's the add to bag? Give this meal a name. Enter meal name. Tyson. All right, credit card.
In.
$3 tip.
Done.
Confirmed. Submit order. Looks like you missed something. My email. My email, bro. All right. Submit. All right, what are the odds I'm about to have a call with you about how I can help you as a financial advisor? Brett, your odds of that are literally zero. Okay, okay, bro, do you care? Do you care spending money on food every day? No, not at all, bro. What do you mean? I don't, I don't even think about it. I need to eat food and I'm always willing to pay for the highest quality food. Like, what the fuck? Like, that shit doesn't— nah, shit adds up. Not really, bro. If you spend fucking $25 every single day getting your lunch, how much is that a month? I fucking don't know how to do math. Let me get a calculator. If you order fucking Chipotle every single day, it's got to be like, what, less than fucking $10 grand a year? Every single day, $25 times 365. Yeah, $9,000, bro. What do you mean? Go make that on fucking one deal. There you go. Fucking ate lunch for the entire year. All right, what happened to the personal chef, bro? She quit being a chef. Fucking— she's bounced. She's like, I'm not doing this shit anymore, because she was only making like animal or like plant-based shit. She wouldn't make my meat anymore. I'm like, bro, what? Uh, yeah, Roderick, we did. We locked it up. $22 grand. It is signed, sealed, and delivered. Bro, even if it's for 2 people, that's $20 grand, bro. Go make $20 grand. Go do one wholesale deal. Then all of a sudden your fucking— your food is covered for the entire year. It's just— here's the thing. I mean, for me it makes sense, but if you sit there and you trade your time for money every single day, I can get why it wouldn't. Because if you only making fucking $20 an hour, like, goddamn, like, I gotta work an entire hour for that shit. I don't know, fuck that. But stop trading your time for money though. You'll be alright. How long you been doing this? About 3 years, dog. College student don't got $9K a year for food. I guess that's facts. When I was in college, I was broke as fuck too, dog. I guess that is facts. Dude, I remember being fucking— I remember being in college and like having to check my Chase account every single time I went to Chipotle because I probably fucking spent the $100 I made a week already at the bar. So I went to the University of Alabama. All right. But you could get homemade Chipotle for $30 a week. Hire another meal prep chef, easy. Oh, Cirque, yes, absolutely I could. I just need to find another one. It would be more cost effective, probably more healthy, and more gains. I absolutely could do that. It's just a matter of me finding a person. But you're absolutely right, dog. All right, were you in a frat? Yes. Okay, we got go wam. I need to get my order tracker up so I know exactly when this Chipotle is going to be here. All right, I need a whole fucking monitor just for my Chipotle fucking DoorDash tracker so I know I can pinpoint exactly fucking to the moment when that shit is going to be arriving and I can eat it. Okay, do you have a website? I've got Plenty of websites, Mission Driven. What are you looking for? Like my personal website, education website, my real estate website? What are you looking for? All right, seems like Novation is really close to being a real estate agent. Does the National Realtors Association frown on Novation? Phil Banks, dude, they literally teach about Novation contracts in real estate school. I learned about them when I became a realtor way back when, fucking 5 years ago when I was 18. What's your goal with wholesale? Like dollar per year, how many deals you want, how much you want to make in one deal. Matrix, here's how we break this down, bro. I want to make $10 million. I want to make $10 million a year wholesaling real estate. And oh, Cirque, very good point. They absolutely do. All right, what's your top 3 podcasts? Need some new ones, just been listening to BiggerPockets. No, my top 3 podcasts. Number 1, my own podcast, The Rebellion. Go listen to it. Go listen to the most recent episode. It'll fucking fire you up. Number 2, I like Theo Von's podcast because it's funny as shit. But if you actually want to learn something, listen to Real Estate Disruptors with Steve Trang. That's what I fucking learned. That's what I listened to when I was getting started. I learned a lot from it. All right. I heard you have an inflated ego. Jesus Christ, not this again. All right, Kento, thank you, that's very nice of you, I appreciate it. All right, Freda Scott, Kiowa. Are you ever going to do dispositions live? Uh, Sebastian, I was actually thinking about, uh, I was actually thinking about doing that next week. Um, yo, oh, Cirque, the emergency meeting podcast, number one podcast in the world. Facts, bro. Speaking of which, I need to go look on Rumble right now. Have they done anything? I guess I would, I would know. I feel like we got a Tate speech real quick. Tate speech. I feel like I would know if they had like done something. They haven't. All right, what was the name of the real estate podcast again? Number 1, The Rebellion, my podcast, or number 2, Real Estate Disruptors with Steve Trang. I don't know how to go about selling real estate being that losing Louisiana is a non-disclosure state. Dude, we're still doing deals in Louisiana. Calling any Kens on this fine Saturday? Haven't got any Kens yet. All right, order from Chipotle is being delivered 11:59 AM. Right on. I'm all for the disposition live, I vote yes. All right, dude, we'll definitely crank some dispo lives next week. Sell some motherfucking deals. It's a much more delicate process, I'd say. What are you using, off-market or on-market? All— I buy all of my deals off-market and then I sell them on market. Stop Seldi, do you work with anybody or do you just run your wholesale stuff yourself? I work with all kinds of people, bro. My dad is my business partner, my best friend is the operations manager. I've got fucking 2 acquisitions agents, 1 disposition agent. I'm hiring, I need fucking like 3 more dispo people and 2 more acquisitions people. And I also have a transaction coordinator. All right. Matrix, how much time do you spend on cold calls a day? I don't spend any time unless I'm doing it like— this is not part of my daily activity unless I'm doing it live, and that's just for building personal brand. But just like on a daily basis, this is not one of my things that I'm doing. Are you still a realtor? Drew Creates, no, I'm not. All right guys, I think that's gonna have to be it for today. I got some other stuff that I want to bang through, but regular lives next week, dude. We'll be doing some dispo lives, we'll still be cold calling some sellers and stuff like like that. But I appreciate all of you guys for watching. Probably do a deal breakdown of that deal we locked up earlier today if you guys want to see basically of how it aligns with my process and how all I was doing was just following my exact process that I built out over the last couple of years. And makes it very simple when you do things like that. Thank you guys all for watching. I appreciate it. If you guys have questions, leave comments on my videos, DM me, whatever it is. Um, appreciate all of you guys. Hope you guys
