CALLING LEADZOLO LEADS LIVE! | WHOLESALING REAL ESTATE

In this livestream, Tyson Smith demonstrates how to source, evaluate, and act on motivated‑seller leads from the new LeadZolo marketplace. He explains the LeadZolo Games promotion, walks through filtering residential off‑market leads, purchases leads using both "buy now" and bidding options, and conducts real‑time cold calls with sellers (e.g., Kay, Mr. Mills). Tyson evaluates each property on the fly, pulling comps, estimating ARV, and deciding whether to pursue or discard the deal. He contrasts LeadZolo with Batch Leads, discusses lead pricing, refund policies, and the importance of double‑calling and tracer tools. Throughout, he engages the audience via chat polls, giveaways, and offers free resources (contracts, calculators) via Instagram DM. The stream also covers creative financing options such as mortgage takeover, closing‑cost negotiations, and the logistics of moving between TikTok, YouTube, and Instagram for content delivery. Additional segments dive into equity calculations, offer modeling, mentorship program pricing, daily KPI targets for wholesalers, and the gamified lead‑credit reward system tied to the February LeadZolo Games.

LeadZilla just launched their lead marketplace where you can go buy hot, motivated seller leads at the click of a button without having to do any marketing yourself. So obviously, I'm gonna buy a bunch of these leads and see what I can do with them. Do you wanna watch all this happen live? Go ahead, hit the link right here. We're making it happen, we're doing it.
Come learn how to make it too.
Boys, the game just got so much— What the heck?
All right.
Their lead marketplace where you can go buy hot motivated seller leads at the click of a button without having to do any marketing yourself. Obviously I'm gonna buy a bunch of these leads and see what I can get locked up.
Yeah, bro, California fucking sucks. Open eye.
Yeah, bro, Cal— What's up, Ramil? Keep doing lives. We're going to, bro. We're going to be doing lives pretty much every single day. So don't you even worry about that. I'm just getting everything set up right now. Okay, nothing better than make your daily calls. Listen to someone on YouTube make their daily calls. Oh yeah, bro. Hell yeah. When I was in the grind, I definitely used to do that. I would have this guy named Steve Morales always pulled up. He was a G. Um, okay, what do I need? I need— I definitely need some things. I need this.
We're going—
we're gonna go live on TikTok, maybe last TikTok livestream ever because we're getting banned, I guess, is what the word on the street is.
Oh well.
Okay, the hell was that? Oh, my Slack notification. Okay. Oh wait, I need a phone charger. We'll be right back, boys. Be right back.
What's that, buddy? What are you doing, silly little guy?
Okay, phone charger acquired. I probably should have done all this before, but oh well.
Sometimes you guys just have to wait a second.
All right, what is a good angle here that doesn't get in the way of my other angles? Is this good?
Oh, fuck.
I got too much damn shit.
This is solid.
Wait, that's not solid. Okay, yeah, that's solid.
Wait, I can't read the chat. Okay, all right, that should do.
That should do. For the most part.
Let's see here. Okay.
Okay, we just need to get everything set up, boys, and then we're gonna be making some calls live. We're gonna be locking up deals. That's just how it's gonna go.
All right, simple.
All right, my bad. Sorry for the echo. Cool. Okay, so first things first, I need to show you guys what is going on here. All right. Essentially, LeadZoho launched this marketplace where you can just go on and buy already motivated sellers, just people ready to sell, right? People who have filled out marketing somewhere else. They want to sell their home fast and I can get it at the click of a button and I'll show you what that looks like in a second. But basically, because they're launching this, they're doing something called the LeadZolo Games where just for participating and using the lead marketplace, they're going to be giving away a bunch of cool prizes. Okay. By the way, guys, if you guys are watching on TikTok, I hear TikTok's getting banned, so I'm also live over on YouTube. You're gonna wanna go check that out 'cause then you're gonna be able to see what I'm actually doing on my computer, see the houses I'm looking at and everything else like that, okay? So go on over to YouTube right now if you're serious about learning this 'cause we're about to make a lot of money on this livestream, all right? That's the play. But first we hydrate. First we hydrate, okay? All right, um, let's watch this video about the LeadZolo Games.
That's how much I'll be giving away in the month of February. $15,000. That's how much I'll be giving away in the month of February to the winners of the LeadZolo Games.
So, whoa, 15 grand. This is my boy Drew right here. 15 grand in February. What does he mean by that?
You're a real estate investor and you think you can close?
Yes, my contract works for mobile homes.
Most contracts close the fastest contract or have the highest close rate.
Hold on, hold on. The most contracts, the fastest contract, highest close rate. That's kind of got me written all over it, don't you think, boys? Don't you think? I guess we'll have to see during the lead solo games.
The entire month of February, then listen up. Before I get into the details, this is who this isn't for. If you're brand new to real estate, get a couple deals under your belt. Don't come and join the games if you don't know fully what you're doing and you don't have a system in place. Number 2, if you procrastinate with leads, if you know that you don't follow up with leads the moment they come into your CRM or your team never calls twice, 3 times, or 4 times, there's just no point in you participating.
And number 3, if you—
hard to hear him, dude. Either way, whatever. We don't need to watch this. We need to go buy some leads. That's what needs to go down. Okay, so let me show you guys this. Also, disclaimer, this is my very first time ever using this. All right. But essentially, as I understand it, you've got this marketplace, right, filled with different leads all over the country of people who want to sell real estate. So you've got residential MLS listed leads, right? Then looks like these are going to be a lot cheaper. You have off-market leads that are Spanish speakers. Here's what I'm interested in is these LeadZolo residential off-market. Right? That's my game right there. But we know where it's at, we know how soon the lead came in, and basically you can bid on them or you can just buy them now. So I'm probably just going to be buying stuff now because I want to call people like right now, you know what I'm saying? Um, guys, if you guys are watching on TikTok, I'm also live on YouTube and you can see my screen. You can see where I'm buying these leads, you can see the houses I'm looking at, everything like that. Okay. Anyway, basically is what I'm going to do. So they've got all these different kinds of leads, right? Commercial buildings. I believe they've got mobile homes, land, all kinds of different stuff. But I just want these residential off markets. So I'm going to go up here and I'm going to filter. Oh, you can also filter by state. Like if you only wholesale in a particular state, you can do that too. That's nice. Not for me though, because I can wholesale everywhere because it's easy. Anyway, okay, so looks like these are— okay, let's see, let me sort this. Okay, so here are the leads that are like coming up, like they're about to sell. We got this one in Jackson, Michigan. Huh, huh, hold on, we need to— I'm gonna need to create a new window. Give me a sec. So— oh shoot, my page expired. Damn.
All right.
Okay, what's going on here? All right, we're back. By the way, it's on default light mode. If you just go up here, turn on a dark mode, so much better. Where are you going if TikTok gets banned? Instagram and YouTube. I'm live on YouTube right now if you guys want to see the screen I'm actually looking at, the properties I'm looking at, everything like that, go on over to YouTube. It's a much better viewing experience.
Okay.
Okay, so back to what I was doing. Filters. I only want these residential off-market, and then I'm going to sort this by received. Okay, this just ended. All right, Jackson, Michigan. I'm not familiar with Jackson, Michigan. Jackson, Michigan, population of 30,000. Not bad. What's around here? Okay, so it's like in the middle of Lansing, Kalamazoo, Detroit. Okay, let's see what's up with Jackson. I've never done a deal here. First time for everything. All right, we just bought the lead, so I guess I go over here into leads. We You can see, all right, here's the information on the lead. I bought it for $35. All right, let's see the info. So this is the property. Okay, it sold really recently. Um, so they just bought this house. Why do they want to sell? Inherited. Interesting. Okay, so we have some interesting information here. We can see obviously it's single-family, it's owner-occupied, it's not listed, it's in good condition. They're looking to sell for inheritance, so we'll have to see what's going on there. Um, no judgments, is inherited. Okay, so that's gonna be the big thing. Okay, that is going to be the big thing. So let's go ahead, uh, let's find their contact information. Hold on, I don't actually want to show you guys that.
Perfect.
Okay, let's give this, let's give this Kay a call, shall we? Meaning a judgment, like they have like an active lawsuit on the house.
Your call has been forwarded to voicemail. The person you're trying to—
what's the rules, guys? We always call twice. They've got a Florida number. The property's in Michigan.
Your call has been forwarded to voicemail. The person you're trying to reach is not available. At the tone, please record your message. When you have finished recording, you may hang up.
Hey Kay, my name is Tyson Smith. Looks like you submitted some information on my website about selling this property on Ackerson Lake Road. "Was giving you a call to see if it's something we might be interested in purchasing. If you have 5 minutes, still interested in selling it, please give me a call back at this number or shoot me a text. Talk to you soon, K.
Thank you." All right, boom.
By the way, for all of you people who've been watching me for a long time, you're like, "I thought you didn't leave voicemails." I don't, unless I'm paying for PPC leads. Then we absolutely leave voicemails. Yes, Yashiro, you nailed it, bro. We always double call, bro. Always, always, always double call. All right, we'll hit Kay back in a little bit. Let's go back to the marketplace. Let's go shopping. Let's go shopping. Let's turn my filter back on. Oh, whoops. Sorry, boys. Sorry, boys. Okay. Lead type residential, off market, obviously. Okay. Rank. Oh, wait, let me go up to received. Actually, I'm gonna, I'm gonna like look for one that I actually know the area a little bit better. Hartford, Connecticut. Nice. Ohio, West Virginia. Trash.
All right.
I know Montgomery pretty well. Pretty easy to move deals there. Lassen, California. How many do we got? Okay, there's only 21 leads right now. I want to do that. Where was that? Two in Kentucky. Maybe we could try both of those. Huh, let's do the Montgomery, Alabama. What do you guys think? What do you guys think, guys in the YouTube chat? Do you guys think that I should do the Montgomery, Alabama one? Put a 1 in the chat if you think I should. Can you tell if it's a landline, in which case you would want to have your number? I don't know, maybe, maybe in the information, but I don't know. I don't know why that would affect anything. Do you have to pay for this website? No, this website is free. You just make an account and then you— I mean, obviously you have to pay money for the leads, but the website itself is free. All right, okay, we like, we like the Montgomery one. All right, let's buy this. Also, I'll show you in a sec, there's a way you can bid. I'm just buying now though, because I just want this. Let me see. I got to be careful. I can't, I can't show you their contact information, so I need to be a little bit careful. All right, let me get the property pulled up. This is— what the hell?
What's going on with my Zillow, bro?
Zillow's busted, dude.
Okay, there we go.
Money. Okay, holy shit! Oh, look at this, boys! This is what we're looking for. Hell yeah, dude! Hell yeah! Okay, let's see the neighborhood. Hell yeah! Okay, dude, this is bad fucking news, boys. This is bad news. Why is this bad news? House directly in front boarded up. House next to it also derelict, boarded up. House directly to the right of it boarded up. This house boarded up. I wonder if this person owns all of these properties. Let's see. Okay, property single family. It's not occupied, not listed. He put the property condition as being Fair. Okay, very nice, very nice. Okay, estimated equity, estimated value is $31K, owned for 5 years. Looks like he last bought it for $2,500. I gotta see, I gotta see the information on this dude. I gotta, I gotta learn about this guy in this house.
Vincent.
All right, let me, let me look around here.
What do we got?
Hello, Vincent.
Hello.
Hello, Vincent.
Who is you?
My name is Tyson. I'm giving you a call because it looks like you filled out some information on my website about selling this property on Bragg Street.
My name is Mr. Mills.
Mr. Mills, my apol—
Hello?
Hello, Mr. Mills?
Yes.
Hi, Mr. Mills, my name is Tyson Smith. I'm giving you a call because it looks like you filled out some information on my website about selling a property over here in Montgomery.
Yes.
Did I catch you at a bad time? Obviously. Okay, gotcha. Well, do you have about 5 or 10 minutes? I can ask you some questions about the property to see if it's something we might be interested in purchasing.
Okay, okay, excellent.
Well, um, while I'm getting the property pulled up here, can you kind of just catch me up to speed? Uh, what's got you looking to sell this place?
I can't do the work on it. I'm in a wheelchair.
I'm sorry, what's that?
I'm in a wheelchair.
Okay, you're in a wheelchair.
Yes.
Understood. And so that's preventing you from going to the property, is that what that is?
Sure. The property is for sale.
Okay.
I do not live by myself anymore, I'm in a wheelchair.
I'm sorry, what was that?
I cannot live by myself anymore, I'm in a wheelchair.
Okay, gotcha. And, uh, so are you currently living in the property or have you moved out?
I moved out.
Okay. And how long ago did you move out?
Okay. I've got the property pulled up now. I'm looking at a Google Street View picture of it. Could you tell me about the condition of the property?
It needs a little detail.
It needs a little what?
It needs a lick.
Okay. What, like on a scale of 1 to 10? With a 1 being we'd need to tear it down and start over.
And excuse me, no matter what, I'm asking $9,000 for the property. Come look at it, baby. I'm getting tired of these phone calls. Everybody interested.
Mr. Mills, I, I hear you. So you're looking to get $9,000 for it?
Yes.
Gotcha. Well, look, I mean, that might be something we can do. I just need to get a little bit more information from you about the property to see if that's a price I can pay. Does that sound fair?
You can see it.
Okay, you see the property on your website?
I'm sorry, the house is boarded up?
Yes.
Okay, how's the condition on the inside?
It needs work, I just told you that.
Okay, and when you say it needs some work, what do you mean by that?
It needs work. I can't do the work in the house. That's what you need to do to it.
Okay, okay, gotcha. So, um, how soon are you looking to have this property sold?
As soon as I go with the money.
As soon as you get the money?
Yes.
Okay, gotcha. And, uh, let me ask you a question, Mr. Mills. Uh, if we were able to pay cash for the property close as soon as possible. You didn't have to pay any of the closing costs. There were no realtor fees, and we bought the property entirely as is. What's the best price you could do for it, Mr. Mills?
$7,000.
$7,000. Okay, so if I can get you a written offer for $7,000, that's something you would be ready to move forward with?
Yes.
Okay, um, well, let me go ahead, let me see if that's something I can do. Real quick, I just kind of want to tell you about how our company's process works. Basically, if we take a look and we do get your property approved for purchase for $7,000, we would send you our offer via DocuSign to your email. Have you ever used DocuSign before?
No, I do not. I do everything face to face.
Okay, gotcha. So in that case, we would be able to send somebody to you with the paperwork. And I would give you a call and we'd be able to go through it over the phone. Is that something you'd be available to do today?
I'm available, but I'm not— so I didn't have people come to making me all kind of— everybody want to give me the fight for the house, for the property, and I don't— I'm tired of wasting my time. I'm trying to get back to Texas. This is where I live at. I came down here, got sick, got hurt. Now I'm in a wheelchair, man.
I'm really sorry to hear that. That really sucks.
I'm going, I'm going back to Texas.
Going back to Texas. All right, well listen, let's make this the last call you have to make on it. Is what I'm going to do is take a look right now, see if $7,000 for the property as is something we can do, and then I'll give you a call right back.
Okay? Okay. All right, is $15,000.
This is—
what's that?
Property value is $15,000.
The property value is $15,000?
Yes.
Okay, so why are you selling it to me for $7,000?
Yes.
Okay, gotcha. All right, well, listen, let me go take a look. Let me sharpen my pencil, see what I can do, and I'll give you a call back probably the next 10 minutes. Okay?
Okay, thank you, sir.
All right, thank you, Mr. Mills. Talk to you soon.
Okay, bye-bye.
All right guys, did that guy take a piss while he was on the phone with me? Is that what happened? Did that guy take a piss while he was on the phone with me? You guys hear that? Yeah, Ben, I think he's trying to do that too, bro. Dude dropped trowel and just sent a piss mid-phone call with the stranger. What a fucking legend, bro. Mr. Mills is a hero. He also I don't know if you guys saw that. First time called him, I called him by his first name. He said, "It's Mr. Mills," hung up the phone. Called him back, referred to him as Mr. Mills, and all of a sudden he's feeling chatty. Dude, yeah, I have no idea what he's saying either, Nonny. I don't know anything about this house besides that it definitely looks like this. And at first he's asking $9,000, then immediately says, "No, I'll take $7,000." and then tells me it's worth $15,000. And I said, well, if it's worth $15,000, why are you selling to me for $7,000? And he said, yep. All right, cool, cool. What is the ARV be? Well, we're about to figure that out right now. By the way, for all of you guys watching on TikTok, I'm also live on YouTube where you can see my screen. You can actually see the property I'm looking at. So if you want to really immerse yourself, learn something new, go ahead, go check me out on YouTube where you can see everything. Okay. All right, so here's the details on this property, right? We got a 3-bedroom, 1-bath, 984 square feet. Clearly a gigantic piece of shit. The property is right here. Now I've got this set up where I'm looking at all the properties that have sold, all the properties that have sold, but I want to get just the houses and no other filters besides sold in the last 90 days to give me an idea what this market looks like. Also, I want to turn this on a satellite. Okay, so his property is like right here, right next to the freeway. Sick. So guys, when we're comping properties, obviously guys, we never want to cross a freeway. So we're really looking only in this area right here. These are the properties I want to look at automatically. I need to see what the hell this $90,000 deal is. Um, now I can already tell you, even though that there's this property that sold for $90,000 right here. We cannot use this as a comp. Why? Because let's go look at— let's go look at our subject property. What happens when we take a look around? Do you see any houses like those ones we just looked at when we circled around that house? No. All these shits are boarded up. Okay, bad area. Let's see this one for $13K. Looks more livable. Where's this guy on his way to? Where's he going? We need to get some details on this man. Anyway, so this is a very similar size property. However, it's not boarded up. It's actually got some windows. We got a window unit there. It's pretty fancy. So, so, uh, Okay, this one sold for $13K. Interesting. All right, what is this? I need to see this. What is this $20,000 right here? This is interesting. Okay, so also just not that great of shape. Don't know anything else about it. We got this property that sold for $6K. Another huge piece of shit. So right now, guys, just based on what I'm seeing, I'm not interested in this deal whatsoever. Basically, I'm like, right now it's like, hey, I gotta call him and offer him $500 for the house. That's, uh, that's what it's looking like. Okay, what do we got here? What do we got here? 2/1, $38K. The kitchen has two different kinds of countertops. Are we seeing this, boys? Two different kinds of countertops. Nice little, uh, breakfast nook. Okay, missing half a wall. Very nice, very nice. Check out the roof. Okay. All right. What is— so, no, this property is listed. It's been up for 71 days, so it's obviously not worth $38,000 or else it'd be sold. You got this one for $19K.
Okay.
All right, boys, listen, executive decision. Here's what I'm going to tell you guys, okay? And here's something that it took me a long time to learn. Sometimes it's okay to just walk away and say no to a deal, okay? Here's the deal. If I'm looking at this, there is a world— there is a— wait, hold on, I need to see pending properties. I haven't looked. I need to go show more.
Whoops.
Yeah, accepting backups and pending. Okay, there's none over here, so never mind. Listen, there is a world where I offer this guy $1,000 for the property and he accepts, but then I would probably be looking to sell it for somewhere around $7,000 to $8,000. However, it is not going to be an investor that wants to buy this property. It's going to be some random person who is going to want to like live in it or sell drugs out of it or something. And then I've got to deal with that person who's in the market for a $7,000-$8,000 property, and it is going to be a pain in my ass to try and make $5,000. And I'm just— I'm not going to go through that effort to make that 5 G's. I'm just not going to. There are easier ways to make $5,000. So unfortunately, we're gonna have to mark this one as just a dead lead. We are not interested in this house. If he said, Tyson, I will sign this over to you for $0, I would say, sorry, man, I'm not interested. Okay, so yeah, that's just— that's unfortunately how it's just going to be. So we're going to do a courtesy to Mr. Mills. We're going to call him back and just tell him, hey, the property did not meet final underwriting guidelines. Hello, Mr. Mills?
Yes.
Hey, Mr. Mills, this is Tyson Smith again, calling you about your property on Bragg Street. Hello? Mr. Mills, can you hear me? All right, we tried. Moving on, moving on. Not interested. Listen, also guys, real quick, I want to tell you again, if you guys are just now coming in here I'm buying these leads from this new place called the LeadZolo Marketplace, where basically LeadZolo generates these motivated seller leads and you can just go and buy them. Look, $15, some $150, depending on what kind of lead you're looking for. And in, in February, they're doing something called the LeadZolo Games, where basically customers of LeadZolo, if you sign up and you start buying some leads on LeadZolo, they're going to be giving away— they're basically going to be having a bunch of competitions where they're giving away some crazy prizes. Like, whoever gets the most contracts signed in February is going to get $5,000. Whoever has the highest close rate, basically, I guess, based on signed contracts— like, whatever, if I bought like 50 leads and I got 5 signed contracts and I had the most or the best close rate, $3,000. Fastest lead to contract time, $1,500. So I guess this is like Basically, if I could show that I got the lead and that I got it under contract in like whatever the fastest time looks, I'd get $1,500. That's a— that's huge. Oh, they're also just doing random drawings too. Anyway, this is completely free to join. You just need to become a LeadZolo. You just need to just to get on the, the, the marketplace. So I highly suggest if you guys are— you guys are looking at a place to get some leads to go, go on over and get signed up because I'm really liking it so far. All right, let's go back. Residential off market. What do we got? Okay, I think I got to buy one of these big, big boys. All right, guys, listen, YouTube, YouTube, can I do a poll in here? I don't know. I don't know if I can listen. Okay, everybody put a 1 in the chat if I should buy this lead in Louisiana. Put a 2 in the chat if I should buy this lead in Mississippi. Okay. YouTube only. Sorry, TikTok, you guys don't get to participate in this. Yes, I'm selling the contracts, not the properties. You got it. Are you married? Yes. Will you only be using this from now on? No, not only, right? I never have just one marketing channel, but I absolutely am going to make this a part of my, my marketing efforts. Okay. Matthew thinks the property in Louisiana. Okay, we have 2 votes for the property in Mississippi. Another— okay, we're 3 to 2 right now. Your audio is only coming from the left side. That is super annoying. Okay, looks like, looks like Louisiana is winning by a landslide. Oh no, we got some more 2 votes. Listen, it seems like a pretty split decision. We'll just buy both. We're just gonna buy both. Buy them both due to split decision. Okay. All right, let me see what I got. Let's see what I got over here. Okay, let's see here. So this property in Louisiana is fresh. It literally just came in 7 minutes ago. Let me get it pulled up real quick so you guys can see what it is we're looking at. Oh, what the hell? Dude, they conned us. The, the seller's email is definitely a realtor email, and it's like a nice-ass house. We'll still give him a call, but we definitely got conned. You know what's crazy? For 3,000 square feet, a 3-bedroom, 3-bathroom house, like a house like this where I live would be like $2 million. I mean, it's a good house. It's a good house. So let's see here. Wait, it's listed? Is it listed for— no, it's not for sale. It's off market. When was this listed? Okay, whoa, what, what do we have here? Look at this. Okay, so in October they listed for $599,000, and then they had said, said, okay, never mind, we're going to list it for rent. And they said, never mind, and then listed for $599,000 again and then removed it. Trying to sell this thing for $600,000. In Marrero, Louisiana? Are you out of your mind? Okay, it's like a suburb of New Orleans. Are you out of your mind? Houses sell for that much in New Orleans, or like in suburbs of New Orleans? You wholesale turnkeys? Yeah, you Yeah, you absolutely can. All right, okay, um, I need, I need to go back to this property. We need to— okay, looking for a quick sale, guys. We need to call the realtor, I guess, and see what's up. Or I guess the owner. I don't know if it—
we'll see.
Your call has been forwarded to voicemail.
Yo, psych!
What the heck?
Your call has been forwarded to voicemail. The person you're trying to reach is not available. At the tone, please record your message. When you have finished recording, you may hang up.
Hi, Jace. My name is Tyson Smith. It looks like you filled out some information on my website about selling this property on Seven Oaks Road. Might be interested in purchasing it. Please give me a call back at this number or shoot me a text. Thank you. Okay, guys, remember, remember what the heck. Look, typically on LeadZolo— whoops. Typically on LeadZolo. All right, guys, so that was the Louisiana lead. I'm not too hopeful about it, but you never know. Hopefully she'll call me back while we're on stream. But remember, with LeadZolo, it's typically between like 10 and 15 leads that it takes for me to get a contract. Okay, so you're going to have some things like this, right? It's simply a part of the game. It doesn't matter if you're running your own PPC, your own ads, whatever it is, you're going to get— you're going to get stuff like that. But it's fine because it's an aggregate. Thing, right? Okay, you need an LLC before fully getting into wholesaling? No, absolutely not. You do not. Hey Tyson, are you looking for properties in Ohio? I have one under contract right now. I'm looking for cash buyers. Yes, I will buy in Ohio. Send it to me on Instagram and I will take a look. All right, okay, so property here, Florence, Mississippi. Okay, we're outside of Jackson.
Good.
Basically what I'm looking for in Mississippi, because there's gonna be a lot of really rural areas in Mississippi and that sucks, um, what we're looking for is how close is it to a big city. Jackson is like the biggest city. It's probably my favorite. It's like really the only place I've actually consistently wholesaled in Mississippi. So This is good. Um, 5 bedrooms, 3 baths, 2,000 square feet. Looks like they're looking to sell for inheritance, owned for 15 to 30 years. They estimate the property condition is being good, no judgments on the property.
Wait, what?
Is it a mobile home? It is mobile home built in '97. Okay, okay. Oh, I need, uh, I need to text Maradizy real quick, my wife. I guess Celsius would go so hard right now. I should have ordered one when I ordered groceries this morning, but I didn't. All right, whoops, I am typing in her address as her phone number. What is going on? All right, let's see what is going on with this manufactured 1997 property just outside of Jackson, Mississippi.
Call has been forwarded to voicemail.
Hell yeah, again. Uh, yes guys, look, if you have questions, don't DM me on TikTok. My TikTok DMs are a cesspool. If you guys have questions about wholesaling real estate, DM me on Instagram, okay? Because I can actually get those DMs and they're not ridiculous. Do you think it'd be a good idea to get your LLC for wholesaling? I think close your first deal and then get an LLC. Before that, not really necessary. Okay, where would you find a buyer for a turnkey? I have one in Atlanta, $200K. Gina, there's so much more to that, right? Is the property currently rented out? What's the condition of it, right? That— these are things that I would need to know. All right, I forgot I didn't leave a message, so I need to call her 3 times and then we'll leave a message. If she doesn't answer, I should say.
Your call has been forwarded to voicemail. The person you're trying to reach is not available. At the tone, please record your message. When you have finished recording, you may hang up.
Hi, Katrina. My name is Tyson. I'm giving you a call because it looks like you filled out some information on my website about selling this property on Cleary Road. If you're still looking to sell, please give me a call back or shoot me a text and we'll see if it's something we'd be interested in buying. Thank you.
Boom.
Okay. All right. Unfortunately, for an entertainment standpoint, for myself, both of those leads were kind of duds because I'm going to talk to somebody.
Ooh.
All right. Rowan, Kentucky. All right, guys, where are we buying our next one at? Okay. Where is the next one out? What's jumping out to you guys? Medina, Ohio. Where is that? Where is Medina? 25,000 people. This maybe isn't bad. Let's go ahead and get this Medina, Ohio one. Let's Let's buy this. I'm interested. I'm interested in Medina, Ohio.
Whoops.
Okay, okay, what do we got here? Let's see what we got. You guys ready for the reveal of the Medina, Ohio property? All right, okay. 4 bedrooms, 3 baths, 1,500 square feet. Big lot. House looks clean, good curb appeal, sort of on the outskirts. Okay, let's see what's going on. Let's see, why does he want to sell? Divorce. Oof, we're gonna need to make sure they're both on board with this.
Please leave your message for 330-3884.
Whoops.
Please leave your message for 330-388-4763.
Hi Brian, my name is Tyson. I'm giving you a call because it looks like you filled out some information on my website about selling this property on Airhart Heart Road. Still interested in getting an offer for it. Please give me a call back or shoot me a text at this number. Thank you. Boom. Okay.
All right.
Where would you rather we run ads for leads, Facebook or Google? Both. Why are Zillow leads more expensive? Are these easier to get contracts for based on info that filled out? Like, are you saying like, what is the variation in price? Like, if we go to marketplace, you're saying like, why are some You know, why are some $140 and why are some $15? Because it's basically what we're looking at. Like, this is a residential, it's a listed lead, so it's going to be much cheaper. Okay. For a residential off-market lead, which are much harder to come by, right, where you make more money on, they're going to be more, more money. Right. So it basically just comes down to the type of lead of why, why the price is going to change. Plans on buying rentals this year? Yeah, if I have good deals, it's not something I'm like actively. Like, it's not like I have a goal, like, hey, I want to buy 30 new doors or something like that. I've got some other things I'd rather invest my money into, i.e., building more companies. Spoiler alert. That I think fits my, my investor profile a little bit more, which is let's fucking crank and make a shitload of money, not $500 a month. All right. Which has the higher conversion rate according to your experience? Can you share? Completely depends. Depends on the market. Depends on how much money you're spending. Depends on your lead collection process. Right. How good your actual sales process is from the time a lead comes in to when it's called. Okay. Do you prefer LeadZoho rather than batch leads? I use them both. How do you feel about Richard Taylor? He seems like a good dude. I don't know him personally, though. Have you tried Nulee? No, I don't know what Nulee is. Off topic, how's your Ferrari? Congrats, bro. Thank you. I am fucking loving the Ferrari. Let me tell you, I thought that driving the Ferrari would be similar to driving my Corvette. No, it's not at all. Night and day. The Ferrari is fucking— bro, you sit in it and it's just like, this is how driving was meant to be. For real, it is incredible. I'm not even gonna lie. Like, underrated. Underrated, I would say. Thoughts on couch flipping, guys? When it comes to making money, here's something you guys need to understand. When it comes to making money, there are really two ways to do it, okay? Either one, you have a bunch of money and your money makes money for you, right? You use it to invest, you buy stocks, they go up. You buy crypto, it goes up. You start a company, you hire people, they make money for you, right? Now I've pretty much eliminated everybody listening on who can go do that, right? The other way is to get in the middle of large transactions, right? Sell something to somebody and get paid for it, right? Couch flipping, we're looking at a, at a commodity that typically is going to be around $1,000, right? When you're making commission, when you're trying to make a spread on something, It is going to be correlated to the actual ticket price of the product. Why do I want to spend all day trying to flip a couch to make like $500? What is $500 going to do for me when I can put that same energy into wholesaling houses that has the same requirements as flipping couches and I can make $20,000? Because $20,000 will do something for for me, right? It's just like, you got to pick your horse, dude. Sure, can you make money in couch flipping? I'm sure you can, right? But dude, what the hell, man? There are way better horses out there. Why are you betting on that one? That, that's, that's my philosophy on that.
Okay, all right.
Do you mind taking a look at Nuuly and letting me know if it's safe? No, I'm not gonna do that. If I haven't heard of it, then I I don't know. Do you do creative finance? Yes, I do. Do you JV in Texas? Yes, I do. Can you show us how to wholesale on market with a realtor? No, 'cause I don't do that. Do you mind taking a look at news— No, Brandon, I'm not doing whatever that is. Sorry, brother. I have your script documents, but it's only for cold calling homeowners. Yeah, who else would you be cold calling, my boy? All right, back to the leads. We need more leads. Also, I need to make sure that I'm not missing any calls.
All right.
Would you find a buyer for a fully redone 3-1 turnkey SFH in Atlanta? I would look at people who have listed their property for rent in Atlanta. And also I'd pull a cash buyers list on Batch Leads of people who have purchased a property for cash in the last year. And own 3 or more properties. Can you wholesale in California? You sure can. All right. What do we got here? What do we got? What do we got? What do we got? What do we got? What do we got, guys? What's jumping out at you? I want to hear in the chat on YouTube. I'm going to buy all of these leads right now, dude. That's what's going to go down. I'm telling you right now, I'm not doing this one in Illinois. Not doing— oh, here, here we go. Give me this one. North Carolina. Give me that. Give me that. I don't know how to pronounce this name. Pasquale. Oh, wait, shit. I'm sorry, boys. I wasn't even showing you guys. My bad. Either way, I just bought a lead in North Carolina. Elizabeth City. Ooh, 164 Lovers Lane. Check it out, boys. Here we go. This is what we like to see. Oh, hell yeah. If it'll load. What website do you find is the best for buying leads? LeadZilla, 100%. Do you ever use a real estate calculator? Have one pulled up on my other tab, my boy.
All right.
Do you purchase F&Fs in New York? Fix and flips? No, I would never fix and flip in New York. Elizabeth City is my city. Hell yeah, dude. Do you have a script for cold calling cash buyers? No, it's very simple. Hi, looks like you purchased a property in X city for cash in the last Y months. I have a property worth A that I'm selling for B. Would you be interested in taking a look? Easy. I want to see your hair. Um, I got out of the shower, brushed it back, and put on a hat, so it's probably not looking all of that cool right now. I'll have to run my, uh, run my hands through it a little bit. We long as shit right now, boy. All right, what the fuck, Zillow? Here we go. All right, here we go. This property looks nice. It's good in a nice little area. Oh, we got this old Frankenstein across the street. It's going to affect the property value. Not kidding. All right, let's call— oh damn, dude, this guy's email is tailored to his property. Reason for selling is financial difficulties, AKA we really want to hammer the quick close bennies to my boy Irene, or my girl Irene, probably. Lead Zolo is not my site, but I definitely wish it was.
2, 5, 2.
You are the chosen one, Irene. I need you to answer.
Come on.
252-302-1706. Hi Irene, my name is Tyson. I'm giving you a call because it looks like you filled out some information on my website about selling this property on Lovers Lane. If you're still interested in getting a cash offer for it, please give me a call back or text me at this number. Talk to you soon. Thank you.
Bummer.
All right. Okay.
Is this in Ohio? No, this is in North Carolina. MAO Calc is in his YouTube bio. There's a link. Yes, this is true. Also, you can DM me the word giveaway on Instagram. This is for everybody. You can DM me the word giveaway on Instagram and I'll send you my calculator, my purchase contract, my assignment contract, my script, and my photo shot list. Literally everything you need to start wholesaling. All for free. From your experience, is Houston, Texas a good market to wholesale? Yes, Houston, Texas is indeed a good market to wholesale. If you're trying to get your first deal, do we use LeadZolo or batch leads? Depends on how much money you have to spend on marketing, right? If you're really— if your budget is super limited, then you're not really going to want to mess around with something like LeadZolo. Do you use your own personal to make calls? That's what I'm doing right now. Yeah. What do you put in your hair? There's nothing in my hair. I just showered, um, and then put a brush— I put a brush through it. I'm feeling a little bit ridiculous with the way it's looking right now. I've got this like hat hair kind of— I don't know, a little bit weird. Okay, dude, okay, hold on a moment, ladies and gentlemen. All right, sorry, Slack was popping off. Had to make sure that everything was all good. Everything is all good. Should I join your school community? Yeah, if you like making money. But if you hate making money, I would not join my school community. Is Batch Leads budget friendly? Absolutely it is.
All right.
DM you on Instagram. Perfect, guys.
I have—
I've been getting a ton of DMs, so I have some members of my team. Guys, if you guys have any questions about wholesaling, something I'm not answering on stream or something just because I didn't get around to it, you can either ask it again or you can DM me on Instagram because I will get to it on there. All right. Guys, let's make some moves. What other leads should we get? Chat—
whoops, whoops.
Chat, I need your help. I need your help. What are we thinking, boys? Where are we dropping, boys? What are we thinking? What's jumping out to you guys? All right, guys, let me— hold on, listen, everybody, let let me explain to you guys the difference. What the hell? What? Okay, that's annoying. Anyway, let me explain to you guys real quick the difference between what we're doing here on LeadZolo and what batch leads is. Okay, on LeadZolo, these are people who have reached out to an ad and said, The difference between Batch Leads and LeadZolo— these people all right here are people who have already reached out to an ad and said, I'm interested in selling my house, right? Fill out their information like, yes, I want to get a cash offer. All right. Batch Leads is just an aggregate of data, right? Where it's just like— let me just show you. It's just people who are— you basically can use it to find properties that are showing signs that they may need to sell quickly. So if I look up whatever, let's just say Phoenix, Arizona, right? And I look up Phoenix, Arizona, and I go to off-market, these houses are not for sale. They have not told anybody, or at least they have not told me that they want to sell their house. But I can find properties that are for sale in pre-foreclosure. Now these properties are not listed on the market and they're in pre-foreclosure. So there's a chance that they may want to sell. Or I can find these properties that are vacant, right? Nobody is living at these properties. So that's a chance that they may want to sell, right? Nobody's living in it. Nobody's— it's not being rented. And even on Batch Leads, you can do this too, where you just go and sort by the properties most likely to sell. So here, out of these 7,000 vacant properties, I have AI analyze them, and it showed me out of these 7,000 properties that are vacant in Phoenix, here are the 97 properties that are most likely to sell to an investor. Okay. Based on millions of data points and machine learning and artificial intelligence.
Okay.
That's what Batch Leads is. But these people have not raised their hand and say they want to sell. These people all have. Okay. That's the difference. Yes. Shaz Music, you got it. All right. You finally back. It's like you stopped going live for a long time.
I did.
I'm not even gonna lie, I did. I was focusing more on my Instagram and just other stuff, okay? We've been doing a lot of crazy shit. We got some really big stuff, but I'm gonna be going live pretty much every single day starting next week, like starting on Monday, okay? Basically, I'm gonna be pulling lists on Batch Leads, making calls. I'm gonna be buying leads, Zolo leads all the time. We're gonna be doing this every single day. It's gonna be a lot of fun, all right? But TikTok apparently is getting banned. So if you normally only watch me on here, I'm also live on YouTube. You can see my entire screen. It's a way better experience over there. We're hanging out and lead solo or I'm sorry, YouTube obviously gets the prio chat. Um, and, uh, all right. I'm also posting more like short form stuff on Instagram if that's, if that's your bag, if that's what you're interested in, that's the content you like to consume. Anyway, with that being said, YouTube guys, what are we thinking here on the lead? Jason, you like the Michigan one? Wayne, Michigan? We did call the Michigan one and that, that had, uh, it was pretty decent, so we could do that. Oh, there's two in Wayne. I think I gotta go for the more expensive one. What are you guys thinking? Yeah, fuck it, let's do it. Let's do both of them. Let's get both of these Michigan ones. Let's cop. All right, let's see what we got here. Let me move this over. All right, what do we have here, boys? All right, okay. Okay, properties in foreclosure. They put in a fake name though. They put in a fake name. Red alert. I need to look up the property on Batch Leads to get the, the information because they put in a fake name, these people. All right, name is Linda. Fake name, fake email. Hopefully the number is real because if not, how else am I supposed to get an offer to them? All right.
Welcome to Verizon Wireless.
Fake number 2, dude. These morons, bro. By the way, guys, LeadZolo, like, for instances like this, like, look, right? So here's the lead I got. Like, it's clearly she just smashed her fucking, her shit on the keyboard to fill out the name, the email, the number. For instances like this, they will 100% refund this lead, right? So it's not like I'm just out that money. But this person is in foreclosure. So you know what I'm gonna do? I'm just going to skip tracer. Look, I basically, I just pulled the property up on Batch Leads. I'm just going to skip tracer on here. So all I have to do is save the property to a list and then it'll give me their phone number and I can see whether it's like a mobile phone or everything like that. So I just saved it. Boom, got the phone number. Think you can hide from me? That's actually a little sus. I'm like hunting her down. Hello, Linda? All right, we're on to something. Maybe it's a wrong number though. It's all right, I've got 5 phone numbers to try.
Your call has been forwarded to voicemail.
All right, I don't think— that's a New York number, so that's probably not right, but it could be, I guess. Let's do this next one. Guys, sometimes you got to get sleuthy when you're wholesaling. And these, these hard-to-reach people are the best deals, bro. Every single time. It's crazy. No, I didn't get scammed. LeadZolo got scammed, but it's okay because they'll refund me for it. Oh, Nick, because my EMD is only $100, I don't really get— I don't care about it, dude. Whoa, what is this? This dude, obviously, obviously no profile picture, obviously no username, comments, this dude is aging bad. Brother, I got a full head of hair, 18-inch biceps, and I drive a fucking Ferrari. It doesn't really matter how I age, dog. We're fucking running this stuff. But also, you're a dickhead. Post your hairline right now. Come on, user blah blah blah blah blah, post your hairline. I want to see it. I know your ass is balding. Okay, we have more phone numbers to try, and then we'll even look this girl up on Facebook, send her a message there.
The number you dialed is not in service.
All right, one more. We also have some emails we can hit her on. Do you do commercial? No.
Hello, we can help you find another business in the area.
Weird. All right, so we did have the first one answer. We're going to need to try and call her back because that's weird. I mean, this property's in pre-foreclosure, like it's in the sweet spot of home prices. Like, I'm trying to check that out, you know. All right, where is my other— I bought two. Where's my other Michigan one? Wait, did I not get the other Michigan one? No, I don't think I did. All right, back to the marketplace, back to the marketplace.
Let's see what we got.
All right, Tyson, you man, brother, Inner Circle has helped me so much. Yo, I'm glad to hear it, bro. Make sure you come on the call tonight. I'm gonna be running it. What is your conversion rate? Leads to contract, contract to closing? Depends on my marketing source, and then typically contract to closing is like 80%. What's the buy order option versus the buy now? It's a great question. So look, on this lead, let's say this one right here, or let me— so look, look, the bidding— let me, let me switch this, give me a sec so I can show you better. So look, here is a property that— or this isn't a very good example. Let's say this one. So this property right here, the floor price is $35. And because it's white, that means nobody's bid on it yet. But if I just want to buy it now, it's $75. Okay. But I can place a buy order where I can bid on it, right? So I could say, hey, I'll pay $35 for it, right? So now look, because it's green, it's showing that I have the highest bid. So if this runs out, boom, this lead is mine for $35. So you could just like go in every day. And by the way, guys, this just came out like this came out today. So eventually there's going to be hundreds and hundreds of leads in here all across the country. So you could just go in in the morning, sort it by, right, whatever areas you like. Boom. Bid on all the properties at just the price you want to pay and then come back later and boom, you'll have all the leads, right? All the ones you want. Now, I'm not going to do— I'm not going to sit here and bid because I'm impatient. I'm just going to buy now all of these. But anyway, all right, let's go back. Let's see what we got here. Let's see what we got here. How do we feel about these two in Rowan? Rowan, Kentucky. Let's try it. Let's try it. Let's try it, boys. Okay, what do we got? What do we got? That's your software? I wish, bro. I wish. Okay, 2 in Kentucky. Oh, this is the same one. We had Zillow being all weird. Okay, what's your process? What do you mean by that, Kenley? Oh bro, you got a call with Caden today? Dude, you are in luck, bro. Caden is a— Caden is a G. Wait, what the hell? Why isn't this property coming up? Do I just need to Google it? Give me a sec. Not coming up on Batch, or not coming up on Zillow. Weird. Let me see here. And he might have typed the address in wrong. We'll search the APN. Oh shit, you can't do that on Batch. Okay, found it on Batch, but it's not showing on Zillow. It might just be land.
Let me see here.
Oh no, it's a house. Okay. Oh, it's this house right here. It's this house right here, but for some reason it's not on Zillow, but it's this little white house right there. Okay. All right, let's give him a call. Let's give him a call.
Hello?
Hello, Timothy? Hey Timothy, my name is Tyson. I'm giving you a call today because it looks like you filled out some information on my website about possibly selling this property. Property on Llewellyn Lane in Moorhead? Have I caught you at a bad time?
No, no, I'm actually— my wife just got done having surgery, so I'm just in the recovery room with her. Oh shoot.
Well, uh, I mean, would you like me to give you a call back, or are you—
No, she's asleep.
Okay, gotcha. How everything go all right?
Yeah, yeah, the surgery went fine. She's just gonna be healing for a little bit.
Okay, well, I'm glad to hear that. "Well, Tim, what I wanted to do is take a minute to ask you a few questions about the property. That way I can determine if it's something my company's interested in buying. If it is, I'll be able to have a cash offer for you in the next 20 or so minutes. If it's not, then we'll let you know why and you will never hear from me again. How's that sound?" I got you.
Yeah, that's what's up.
Perfect. Well, while I get this property pulled up over here on my end, can you kind of just catch me up to speed on the situation? What's got you interested in selling this place?
Oh, we're moving.
Moving?
Moving to Arizona, yeah.
No kidding, that's where I live.
Yeah, we're moving just outside of wherever her aunt lives. Where's Marty live, honey? Tempe? Just outside of Tempe, Arizona.
Very nice. Okay, yeah, I live just 15 minutes north of that in Phoenix.
That's what's up. I went to school in Phoenix.
Okay, fantastic. Have you been to Arizona?
Uh, when I was a kid, but not in a long time.
Gotcha. Well, Ben, you're gonna love it. It's only gotten better and better over the last 20 years, so that's exciting for you. Um, all right, so, um, I've got the property— I've got the property pulled up, but it's weird. It's not— I'm not getting any information on it. Doesn't show on Zillow for some reason.
It's not been listed.
Right, but I'm saying normally you can at least get some information on it, on a property. But how many bedrooms and bathrooms does the property have?
It's got 3 bedrooms and then 2 full bathrooms.
Okay, and then do you know how much square feet the property is?
It's just short of 1,200. It's like 1,150. 40 or something like that.
Okay, gotcha. And, uh, have you made any updates to the property? Like, uh, or let's see, actually, let me see if I have information on when the property was built. Give me a sec.
It was built in 2019.
Oh, 2019, 2018.
And, or yeah, 2019 into—
gotcha. Okay, so if you were to rate the property on a scale of 1 to 10, with a 1 being we got to tear it down and 10 being it was fully remodeled yesterday, how would you rate the property?
About a 9.
Okay. And what do you think would—
it's not brand, brand new. Yeah, we've been living in it for 5 years, but, you know, I have kids and stuff, so.
Yeah, that makes sense. Are there any repairs that you can think of that would need to be done?
Um, no, not right now. I mean, if they wanted to change some things, they would have to, you know, put money into it because it's just a, you know, basic family home right now, but Other than, like, it is nothing really needs to be— I mean, you know, they might want to replace some of the weather strips, you know, for the door, the front door or whatever, but you know, that's $5 or $10.
Yeah, gotcha. Okay, but there's no big substantial— there's no, you know, holes in the drywall, leaks, anything like that?
Oh no, I mean, just the only holes in the drywall is from like hanging up pictures and stuff.
Yeah, yeah, okay, gotcha. From tax or Typical wear and tear. Gotcha.
Yeah, basically.
Okay. All right. Um, and how soon are you looking to have this place sold?
Yesterday.
Okay, so you want this done as soon as possible?
Yes, sir.
All right. Um, typically that's something that we— in this area, it's something where the fastest we'd be able to do is probably in about 14 days, where we would have all the title done, money in your bank account.
Sweet.
So if we could get that done in 14 days, um, what do you think would be a fair price for the property?
Well, the realtors that I talked to that are local in the area, they said that they would list it at $189,900, but I feel like that's lowball when you consider we're only a quarter of a mile literally from the interstate. And you're within 15 minutes of Bath County, Brown County, uh, Carter County. I mean, you can get anywhere within 15 minutes because of the actual location. But if you don't go the interstate route and you go left instead of right, it's 3 miles to Cave Run Lake where they've got camping and fishing and boat launches and just everything that you would want to do in the summertime. Okay, so I mean, I understand like the house size and the lot size and all that. But like, when I bought the property and had built a house there, it was because it was so close to the interstate and it was so close to the lake.
Yeah, absolutely.
And not only that, what we didn't know then that we know now is it's an up-and-coming— they've built shit all over the place. Townhouses, they put up a Primary Plus healthcare facility on 801, they got the Yamaha hot shop there. There's a truck stop on the other side of the interstate, a BP on our side of the interstate, a damn hotel. I mean, they're developing the whole area. And then if you go all the way down, like you're going to the lake, they've got a brand new gas station slash restaurant slash liquor store. And then right across the street from that is a Dollar General. And then if you go through the intersection, there's a Smokey's barbecue place that's been there forever, you know what I mean? Like So I'm not just like— $189,900 seems low to me considering all that is like within 2-minute drive.
Okay, and do you don't think that the realtors factored that in?
I think she's trying to make a little more than what, you know, I'm willing to give.
What do you mean she's trying to make more?
Well, like the higher the— like, because that's what I was trying to tell her, dude. The higher the overall price is, the higher your 3% is.
Right?
And I feel like she's trying to keep me around $189,900, something to do with taxes or some shit, because she just typically doesn't screw with houses over $200,000.
Gotcha.
So, so I'm like, like, I feel like she's trying to keep my ass under $200,000 and won't even let me get up to that amount. Okay. When I know it's worth it. I know somebody will pay because, like, if I wanted— like, if you're asking me what I want right now, like, buy the house be done with everything, it'd be $199,900 and I don't pay the closing costs. And the reason I'm so stubborn about that is because I paid the closing costs when we bought the house. I don't want to have to again pay the closing costs when I sell the house.
Gotcha. Okay.
You know what I mean? I feel like that's a home buyer's problem. It was my problem when I bought a house. I had to pay the closing costs. It was all in my loan and everything that I got.
Yeah.
You know, I just, when I sell it, I'm not going to pay it again.
I understand what you're saying. So, um, I will be honest with you, I, I'm not seeing, I'm not seeing how you're going to get that price for it based on what properties have sold in your neighborhood in the last year.
Right, and that was another thing, all the properties that the other lady had listed, they weren't from our area.
Well, I'm looking at the ones directly in your neighborhood and that's it.
Okay, and like what's that because we didn't get any numbers on like in my neighborhood. Okay, so numbers from like the houses across town, and it's like, honey, that's across town, right?
Well, that—
yeah, that's 20 miles from the lake. Yeah, that address—
well, no, so I'm only looking literally, I mean, on Kennedy and, uh, right, and Moorhead— or I'm sorry, not Moorhead, I'm looking at— it's Grafton and, uh, Cotterway. There are two properties that are literally with— you could— they're a pitching wedge away from you.
Yeah, yeah, I think I know the one behind me, and then there should be one that's coming available up the street for me because unfortunately the guy that lived there died.
Yeah, so I do see that one, but the, the two that are similar to yours, meaning they're plus or minus 10% of their square footage, sold for $152,000 and $125,000.
Wow, that's good, chief.
Yeah, so I mean, it's not like I owe more than that.
There's no way.
Yeah, I—
listen, I mean, I'm not, I'm not saying that's my offer or anything. I'm just telling you what I'm looking at, right? Because the way, the way we work is we have to use the same standards that appraisers use. Now, I do see that property you're talking about that's down Rice towards the interstate that's contingent for $325,000, right?
Uh, but that property is double the size of They get bigger the farther you go down Rice Road. When you get to the end of Rice Road, there's only 3 houses down there and they're all million-dollar-plus houses.
Yeah, I see. So, I mean, I'm gonna just be honest with you, getting close to $200,000 is it— like, for an investor like myself, like somebody who's gonna be able to get you paid in 14 days, it's not gonna happen. Now, there is a, there is a chance. I mean, I don't know about this realtor you spoke to, I mean, there, there could be a chance that you could list it and potentially sell it for $200,000, but if I'm a betting man, I wouldn't bet my money on it. But if you do do that, you're gonna be paying realtor commissions because you're selling on market, and if you're doing that, they're gonna want to split the closing costs too.
Yeah, yeah, the closing cost is kind of up in the air. Them right now, but they're— they have to pay the 6%, and only 3% of it, I understand, which goes to the realtor, but the other 3 is for like advertising. How do I even know that you did that?
No, it's for— it's for the buyer's agent. It's for the person who brought the buyer, and then also it's for your realtor who found the buyer, right?
So I gotta pay the person selling it, and I gotta pay the person who helped the person buy it?
Well, it's the buyer who's— or I mean the seller, yes. It's coming out of your equity, right?
And I feel like, like, you should have to pay the person that helped you find it.
Hey, look, I, I mean, I don't sell any houses on market. I don't use realtors, you know.
That's the only reason I started looking online, because I don't want to pay the realtor, because there's like— I mean, even if I got the $189,900 at 3%, Jesus Christ, it's almost $20,000, right?
So no, but it's what I'm telling you right now is the way that you're going to find somebody who is going to pay the most for it, which is going to be the person who's going to move into it and wants to live there. That's— that is the only way I foresee you getting close to $200,000 for it, because everybody else who's just gonna buy cash and gonna pay the closing costs like myself, we have to look at it from an investor's standpoint.
Yeah, that's fine. So the, the realtor said that when, because we were planning on trying to have it on the market by the end of the month at the latest, and she said that they would post it for $189,900.
Okay.
So if you sell it for $189,900, did she say, uh, what she charges for commission?
Yeah, 3% for her and then 3% for the, that other thing. So it'd be 6% altogether.
Okay, so if you sell it for— let's just say you get a full price offer at $189,900 and you get it the first day that it comes up on the market. So right there in fees, what's that, $11 grand?
Yeah.
Okay, so you're around $178,000, and then there's closing costs, right?
Yeah, well, not necessarily. She said that I can refuse to pay those. I don't have to pay the closing costs.
Well, you can. I mean, but also it is very standard in traditional transactions that they're split. I mean, yes, like for instance, I mean, yes, it does happen sometimes.
My closing costs when I bought my house, I pay the whole damn thing.
I, and I, I hear you. Look, I, I pay the closing costs when I'm, when I'm a cash buyer myself, but in all of my personal houses that I've sold, you split them. I'm not saying it's not impossible, but let's just look at that. So you're walking away— how much do you owe on the property?
According to the program that I went through, it's 108. Okay, I signed a 10-year shotgun agreement that I wouldn't sell the house or whatever for 10 years. And I'm pretty sure that was just some sort of loophole bullshit to keep me there paying them on time, which I'm done doing because of the area and my— a lot of other things. It doesn't necessarily have to do with that. So there's a good chance that they're going to add $30,000 back to it, so it'll turn into $138,000.
$138,000. Okay, so we're looking at somewhere around $40,000 that you're walking away with in equity.
Yeah, give or take.
Okay. And then long-term capital gains on that.
Okay.
Gotcha. Well, here's what I can tell you is if that's the price you're looking to get, you're going to need to go on market. You're going to need to sell it to somebody who's going to move into it, do the showings, everything like that. And it's going to take you 30, 60, 90 days. Right now, I'm not sure exactly where I would be on a cash offer. However, there probably is a way where I'd be able to get it done sooner, right, where it's still only going to take 14 days, but we'd have to get a little bit creative. Is that something you'd be interested in hearing about?
I don't know, I don't understand what you're talking about.
So as an investor, we look at buying houses a bunch of different ways, right? Most people think you just go to a bank, you get a loan, and that's how you buy it. But that's only one way to skin a cat when there are hundreds. So we specialize in coming up with better options for people who, you know, are looking to sell their home and don't always want to do it the traditional way. Because they need to move sooner, or a list of other things. For instance, one option could be if we were to pay you money to be able to take over your mortgage, that could be a possibility. Do you know what your rate is?
3%.
Okay, so what's your payment?
Uh, technically I'm supposed to pay like I don't know, right at $700 or just over it, maybe like $720 something, but we always pay $723. Yeah, $723, but we always pay $750.
Okay, why do you pay $750?
So it'll go on the principal.
Okay, gotcha. I see, very smart. Okay, well, here's what I can tell you. If there was, if there was a way where we could take over that mortgage payment where we become responsible for paying for it. You, you no longer have to worry about it ever again. We pay for it and we take the property off your hands and we're able to just pay you money at closing. So you walk away with something. That could be a possibility. Basically, is what we're doing here is we're buying the property from you while keeping its current mortgage in place. This is something we do all across the country.
Yeah, because you ain't never gonna see 3% again. It—
precisely. And we're willing to pay you for that. That essentially we're buying that, that mortgage from you because of how attractive that 3% rate is, right? So with something like that, we would be paying all the closing costs, but we're still not going to be able to let you walk. Like, we wouldn't be able to, to pay you $40,000 for it.
You wouldn't be able to pay $40,000.
I'm saying, I'm saying like basically for me to take over the mortgage and then also send you a check for $40,000 of title, like that, that's where it starts to not make sense for us.
Well, I mean, anything less than that, I feel like I just gave the house away.
Gotcha.
More than that to move out west, at least that to move out west.
Gotcha. Well, I mean, then it seems to me like your best option is going to be to list it on the market and sell with a realtor, right? Me too. Yeah, I think that if you have the time to be able to do that, have the people do the showings, and then, you know, wait for people to do their financing and everything like that, then it's going to be the best way for you to do it. I mean, it sucks paying the fees and the, the closing costs, but if it means that you're getting more money for it and you have the time, it's the way to go. All right, so listen, if you, if you look into it and you say, hey, look, this is taking too long, I don't want to do the showings, whatever, this is my cell phone number. You can give me a call back. I think that there's a deal to be done here, that we can make something that works. But I, I mean, I just want to be transparent with you. It's going to be less than you'd get if you're able to sell it $489,000 on the market.
Okay, right.
I mean, I feel you there, but, but if it comes down to it and you're like, hey, look, I need out, I want to hit the easy button, go ahead and save my number. Again, my name is Tyson Smith, and, uh, shoot me a text.
Okay.
Yeah.
All right, Tim. Well, listen, I appreciate you taking the time to talk, talk with me, run me through the situation. I hope your wife has a speedy recovery, and I hope you're able to get over here to Arizona soon. Okay.
Yeah.
All right.
Thank you, Tim. Have a great day.
Yeah, you too.
All right. That's actually an excellent, excellent fucking lead right there. We need to enter this in to my system.
Whoops.
Put them on a drip campaign. So, by the way, guys, what we did there, what we did there was planted a seed. Now, seeds don't grow overnight. We need, we need some time to fester. It's what needs to happen is this guy needs to talk to some realtors, see what's going to happen, maybe list his house, realize how shitty listing your house is, and then maybe he wants to talk. And meanwhile, I'll be automatically sending him some follow-ups. But here's the deal, is I would probably be somewhere giving him like $10,000 at closing I take over the mortgage. He's paying $700 a month. I'll rent that shit out for $1,600. I'll make a nice little spread. That could be an option. I get into a 3% mortgage for somewhere around $10,000, $15,000 down. And then even if I wanted to, I could wholesale that for $20,000 maybe. Go hybrid. He has some equity, low down payment, give him extra money each month to make up for it. No, I hate doing deals like that. You can webhook directly into your CRM from the LeadZoho portal. Damn, check that out. You have to show me how to do that and have to get that set up. But I'm going to go through. I'm going to add that. Look, that's a fantastic fucking lead. All right. There also, I'm clearly rusty because I'm looking back on that conversation and he started to talk about some things that apparently he didn't know before he bought the house. And especially whatever that fucking shotgun, whatever the hell that was, I should have dove deeper into that and I didn't. And also I didn't sell him on the seller find or the subject to. I didn't explain that very well. I'm clearly rusty. I haven't been on the phones in a minute. But it's okay. It's like riding a bike. We'll get back to it quick. However, look, this is a follow-up lead all day long. Give him a week, call him and say, hey man, what's up? Did you get the house listed yet? Shit, man, the end of the month's coming up soon, right? You said that you needed this house sold yesterday. What's going on, right? And there's some really good questions that we can go for him. What watch you got? This is Submariner. What's he talking about, 10-year no sale? Yeah, Liam, I've got no idea. I need to ask more about that. What do you think about the LA fires and wholesaling? I think that there are definitely some people— now wholesaling is difficult because, I mean, some people are definitely gonna be doing it, but like for a beginner, it's kind of hard to capitalize on because those lots are so expensive. And even me, like, I don't know how to underwrite those lots. I'm not gonna lie to you, right? A lot of a property that just burned down, it's worth fucking $15 million. Like, how much can you actually pay for that? I don't know, because I don't know how much it costs to build a $15 million property in the pound, in the Palisades, right? I just don't know. All right, you should start a paid Discord. Let me know, I can help. No, I'm all right, bro. I don't really like courses. I have mentorships available that I like doing, um, but I'm not really interested in, uh, some rinky-dink ass $30 a month thing that actually helps nobody. What would your cash offer bet on that? Low, less than what he owes, right? So let's just take a look here. Right? If we're going to, to sold properties, um, this is— I mean, these are the two closest comps. This property is bigger and it's two-story. It's just not a comp, right? I mean, basically I would want to be listing the property if I were to buy. Is what I would do with this house if I got it cash is I would list it for $150,000. I pay 6%, put $5K into it. I'd want to make at least $20,000. So yeah, I'd be somewhere around like $115,000, $120,000 to him is what I'd be offering him cash, because I would just hold tail that if I bought it, more than likely. All right guys, if you guys are interested in learning how to do this, you want to be mentored directly from me, just go ahead and send me a DM on Instagram. My Instagram is tyson_smith. Okay, but guys, that's a fantastic lead, right? I'm really happy with that. I'm really pleased with that. So is that considered a turnkey deal? Yes. I mean, it's a 2019 house. There's not going to be— I mean, the only expenses more than likely are going to be maybe you paint it. If there's carpet, you'd have to redo that, but it's going to be— we're talking like $5K. Total, and cleaning it out, paint or some paint, maybe some carpet. How do you get that offer number? Basically, I'm basing it off of what their realtor said about the property selling for $189,000, and I'm just looking right here and I'm saying, okay, this property sold for $150,000. This— his property is probably nicer than this one, I think. Okay, it's a little bit bigger. I think it's gonna be a little bit nicer. So I'm saying if I can list it at $150,000, it'll sell quickly. So if it sells for $150,000, I'm going to be paying 6% in realtor fees and closing costs, everything like that. I'm probably going to put 5 G's into it, repaint, do some carpet, things like that. I want to make $18,000. Boom. I offer him $118,000. And then if I offer him $118,000, I put 5 G's into it, I sell for $150,000 on the market, I make $18,000. Haven't seen you in a while.
New room?
Nah, bro, I've been had this one. I've been had this one, but I just haven't been live in a minute. How do I get that calculator, guys? All of you guys can get that calculator for free. Just DM me the word giveaway in all caps on Instagram and I will send it to you. Okay, all right, I wanna, I wanna watch this video on the LeadZolo games because this is gonna be lit. I'm excited for this.
I'll be giving away in the month of February to the winners of the League Zone Games. So if you're—
wait, hold on. Did you guys— can you guys hear this? Oh no, you probably can't.
Here we go.
All right, I want to see this.
Let's see.
All right, never mind. We got some technical difficulties. We're not gonna be able to watch this. I don't know what's going on there. I don't know what's going on there. That's nuts. What are you using for your comps? I use Zillow to comp every house I look at. Got the hair flow going, yo. Thank you, Kevin. TikTok is done and so is your career. Shaking my head, dude. I haven't even been using TikTok in the last like months, bro. I'm omnichannel, dog. TikTok don't matter to me. How's the Rari? The Rari is fantastic, brother. How'd you find the lead? Bought it from LeadZilla. What kind of Rolex? Submariner. All right, what renovations makes a house worth a lot more? Kitchen, bathrooms, and then you also want to repaint and redo the floors. That's where you get your money back. You guys could hear it good? Oh. No, I can't hear it. Give me a sec, boys.
The month of February to the winners of the LeadZone Games.
So can you guys hear that?
You're a real estate investor, $15,000. That's how much I'll be giving away in the month of February.
Can you guys hear this?
So if you're a real estate investor and you think you can close the most contracts, close the fastest contract, or have the highest close rate for the entire month of February, then listen up. Before—
no, the $150,000 ARV is absolutely not what you offer the cash buyer. Again, in this situation, or I guess no, guys, that is, I would have to be the cash buyer if, if I'm looking at this, right? If you were actually just going to wholesale this deal, you'd probably have to buy it for $100,000 and then sell it to somebody for around $115,000. But I'm saying I would actually buy this property if I was going to pay cash for it because there's just no room because the guy has no equity. How often are you putting your own capital into these listings? Not too often, only for like smoke show deals. If I look at it and I know I can sell it really quickly and I make a decent spread, like at least like, you know, 12% of my money, then I will. But it has to be a smoke show deal. Like I have to be really certain of it. Otherwise I'll just wholesale it. All right.
This is who this is for. If you're brand new to real estate, get a couple deals under your belt. Don't come and join the games if you don't know fully what you're doing and you don't have a system in place. Number 2, if you procrastinate with leads, if you know that you don't follow up with leads the moment they come into your CRM, or your team never calls twice, 3 times, or 4 times, there's just no point in you participating. And number 3, if you overpromise and underdeliver. At the end of the day, this is about helping sellers in need. And if you don't think you or your company can genuinely help these people, then you shouldn't be in the game either. But if you're doing a couple of deals a month and you want to scale and do more deals consistently, then you qualify. We want you in the Lead Solo Games. We want you to compete for the month of February to have the best month of the year and win thousands of dollars of lead credits that'll help propel your company through the remaining year. Starting—
yo, I want those lead credits. I'm not even gonna lie, give me them 5G lead credits. What the heck?
February 1st, the LeadZolo Games officially start. Like I said, we're gonna make $15,000 in prizes to real estate investors. All you have to do is keep doing what you're doing. We're rewarding bonuses based on 3 different categories. 1, most contracts. First place in this category is going to take home a cool $5,000. We're also going to have a leaderboard for highest close rate, as well as fastest lead to contact time. If you're an experienced investor and you do a few deals and you don't think that you'll be able to compete in this, there's also a fourth way to win some money. And that's just a random draw. We'll randomly pick 4 people who have completed a deal in the month of February, and we'll give them $500 of lead credits just for participating. Participating in the games. So what's the catch? Well, you need to be an active LeadGolf client, and these prizes are based on working LeadGolf leads. We spend tens of thousands of dollars every single day to generate fresh, motivated sellers.
By the way, it's free to go join this website, right? You obviously have to pay for the leads, but it seems like anybody can participate in this. Um, why is it bad that he has low equity? What does that mean for you? All right, let me break this down for you. Let me break this down for you, okay? Look, so homie has this house, right? Boom. And this is his, and he owes, let's just say, $130,000 for it, okay? Right? This is what he He owes the bank $130,000. However, the property is only worth on the market for me $150,000.
All right.
That is the— we got to, we got to do something about this. We got to do something about this. That, that 5. Sorry, I'm drawing with a mouse here. Not really my— what the hell is this? This shitty little pen thing, right? He owes $150,000, right? This is what the property is actually worth on the market. So his equity is gonna be what it's worth minus what he owes the bank. Which is going to be $20,000. That's all there is to play with in this transaction, right? For fees, uh, closing costs, and more importantly, my money. Okay, so if the property is only worth $150,000 and that's what it could sell for, how am I supposed to find a spread in only $20,000, right? Well, let's, uh, how do I erase all of this? Edit. How do I erase all of this? All right, perfect.
So Let's say—
whoops, that's too damn big.
All right.
So let's say in a different situation, the property is going to be worth— and like, this is a normal situation, right? It's worth $450,000. Dude, my fives today. $450,000. And they owe $200,000, right? So their equity is going to be $250,000, meaning we've got some room here. Right, for again closing costs, commissions, things like that, right? Because the property's worth $450,000, they owe $200,000. Let's go on over to my calculator real quick.
These are people who want—
right, let's just say the property is worth $450K, it needs $25,000 in repairs, right? And we want to make $20,000 on it. We can offer him $321,000 for that property. Okay, that's our MAO, because then we're gonna be trying to sell it for $341, right? And if we offer him $321 and he owes $200, right, $321 minus $200, he's walking away with $120,000. He's actually getting money. That's why equity matters.
A cash offer. And don't want to deal with the traditional way of selling their property. Speed and convenience are important to them, and they're giving us their information so they can be connected with an investor just like you. Someone who can provide them with a solution that they're looking for. This is why it's possible for a client like RJ Bates to close a 6-figure deal from stage live at an event.
Let's go, RJ. Oh, look, dude, it's me. Hold on, hold on, hold on, boys, boys. We're here, we're here, let's go!
Tyson Smith can call our leads live on social media and lock up a $20,000 assignment fee in less than 2 hours. 25% close rates might sound ridiculous if it—
that's what I'm talking about, boys! That is what I'm talking about. That's what we do it for, right there.
We're continuing to do things the old way, like cold calling or SMS blasting. but it's just another normal day for some of our clients. Take a look at this case study. I saw this email, I think it was 2 days or 1 day prior to this. We just got a client started going. They got a couple of leads in and immediately we get an email back to Danielle and I saying that they have their first lead under contract in South Carolina. Unbelievable. Cold calling hundreds of leads, sending thousands of text messages, driving for dollars, buying list after list, sending endless postcards, spending countless hours chasing maybe sellers who might possibly want to sell for the right price. And let's be honest, you're probably spending more time qualifying tire kickers than actually negotiating deals. It's like searching for treasure in an endless landfill. Instead of you chasing leads, what if motivated sellers came to you?
He has a really good point. Now, look, all of those things that he talked about— cold calling, sending texts, direct mail— those are all still good. Absolutely. They're so good. But he makes a great point about spending more time actually talking to people. For instance, I was half-assing buying leads and like talking to people while also talking to you guys. And in an hour, I found an excellent lead, right? Like, that lead is very likely money in my pocket, right? For an hour's worth of work, which you really don't get with like cold calling, you know.
Instead of making 100 calls to find one interested seller, what if you talked to 5 already interested sellers? Instead of convincing people to sell, what if they're already convinced before calling them? Wouldn't your time be more profitable if you spent it this way? Genuinely motivated sellers are desperately trying to find you. These sellers are actually skip tracing themselves, and we're connecting them to investors like you daily. Do you think you can close some of these leads during the Leads Olo Games? Even if you don't win the prizes, you'll still be winning by having a pipeline of motivated leads to follow up with. Getting the contract is a nice consolation prize for not getting brainwashed. So if you're interested in joining the Leads Olo Games, here's what to do next. Basically, All you have to do is make sure that you have bids and your wallet's funded. As leads come in through the month of February, anything that you turn into a contract, all you have to do is submit it through the link below. Tell us every single time you get a contract, and we'll keep track of this in the backend and build a leaderboard. The person who gets the most amount of contracts from LeadZilla Leaf in the month of February will win the grand $5,000 prize. Now of course there's a second place prize, plus the person who can prove the time the lead came in to the time of contract, and that being the fastest time out of anybody, will win another bonus, right? Just like anybody who comes in and has the highest conversion rate. That's right, if you buy 30 leads and you get 6 contracts and have 20% close rate, that's massive.
So we're doing rewards you for it.

All right, LeadZilla games. You guys heard it here first. I go check it out. I go check it out. How long did you cold call for before being able to purchase inbound leads? Um, Man, I probably had— I had probably made close to $1 million in assignment fees before I started buying leads. However, shit like this didn't exist back then, right? Because I was just running my own PPC at first when I first got into this. LeadZolo didn't come out until I was like well established. So you're able to get inbound leads much, much earlier on, right? I would wait until you close your first deal and then getting some things like this is, it's a no-brainer, honestly. All right. Can I send you a house address so you could help me get the price I should offer? It's on market though.
No.
Um, no, especially because it's on market. But, uh, that's literally what I do, you know, for my Inner Circle students, right? So like if you guys go into my inner circle, look, somebody submits a deal, or nevermind, this guy didn't even submit a subject property, right? Somebody submits a deal, all the information, and me or my coaches will send them a video comping the property, analyzing it for them, telling them exactly what the number is, right? If you guys are interested in joining the inner circle, DM me one-on-one on Instagram. How'd you find your first deal? Cold calling. Yes, you can get leads from Zillow only. How do I know how much did they owe on a property? Do I ask them? Yes, Braden, you just ask. Get that NIL money. What is that? How much are those leads? They vary. They vary, right? So on the marketplace, Say, on the marketplace, right, they've got $15 leads up to $135 leads, $128, right? They're all over the place just depending on what kind of lead it is.
All right.
What KPI should I aim for daily if you're just getting started? 3 to 5 offers a day. That's the only KPI you should be focused on. 3 to 5 offers a day. Okay, Evan, you're doing $20,000 to $40,000 a month. How do I push to $100,000? You do more marketing, more marketing, better sales system, more leads, and you convert more of the leads. You will turn that into, you know, doing the 3, 4, 5 deals a month. It'll take you to get to $100,000. If you need help with that, that's— Inner Circle is fucking bread and butter for me, bro. Should I respond to your text and get going for real? For real? I mean, only if you like making money. If you don't like making money, I wouldn't do it. Okay, how much is it to join your inner circle? We have different, different programs based on what it is you want. If you guys are interested, just shoot me a DM. Okay, right, we have programs as low as, as $797, as high as $25,000. Just depends on what it is you need. Okay, well, listen guys, we're gonna be doing another one of these on Monday, except for I'm gonna be pulling lists from batch leads, and you'll see how I— what I do with that data. And we'll make some more calls, we'll follow up with a lot of these people, of these leads we purchased. We kind of got unlucky today that we weren't able to speak with a lot of people, but even with us getting unlucky, we still got— oh, whoops, I don't want to show you guys you guys this. Oh wait, never mind, the information isn't totally leaked. But, um, yeah, even though we didn't get to talk to a ton of people, we found one phenomenal lead, right? And we had one guy that probably would have sold me the house for $500, so still pretty good. Um, guys, to get into the Inner Circle, you need to send me a DM on Instagram. How do I get that calculator? Just DM me the word giveaway. On Instagram. I'm new to wholesaling but have the money to spend. Would it be bad to start buying leads instead of cold calling? Uh, Brayden, if you don't have phone sales experience, I wouldn't recommend it. You need to get— you need to learn the sales process, learn how to close deals, learn how to walk people through contracts, get contracts signed before I'd recommend spending a bunch of money on leads. Do you use the AI feature on Batch a lot? Yes. Are you ever buying purely land?
No.
Monday TikTok is gone. Yes, but guess what? YouTube will still be here. And I'm also live on YouTube, right? That's where all— that's where all the real ones are at. Also Instagram. Instagram @tyson_smith. Thoughts on SMS with GoHighLevel? Absolutely not. GoHighLevel's deliverability is trash for mass blasting. I guess you can use GoHighLevel to text and follow up with your leads, but for actual marketing purposes, no. Do you still do the free class on Thursdays? I will start those up again soon. Favorite list to cold call? Don't have a favorite list. They're all good. They're all good. TikTok is going to stay around for a while. I mean, if it doesn't, it doesn't really matter. Honestly, I've kind of gotten tired of the platform. It honestly is just ads. Every single video I look is just somebody trying to sell me some shit. On the TikTok shop. So I haven't been using TikTok, dude. Instagram has been way better. Craziest deal you've ever done? Probably this deal that took me like fucking a year and a half of follow-up, but then I ended up making $130-something thousand on it. But yeah, dude, this deal took literally a year and a half. Called him, he, he, his asking price, he was like, I don't care, I want— it was like $100— or I want $100,000 for it. He's like, I know it's worth more, but that's all I need. I want to buy a camper. Fuck off. And I'm like, all right, let's do it. Send him a purchase contract on DocuSign. He got pissed off at like the technical side of it and like couldn't figure out DocuSign and just rage quit. Just hung up the fucking phone, turned his shit off, stopped answering me. So every single day I called him at least once a day for 6 months. Finally he answers. Same thing happens. I'm like, dude, he raised his price a little bit. It was like $115,000. Would still be like close to a $200,000 deal for me. And I'm like, all right, we can do that. I was like, look, at this time it was after that first time I learned exactly the experience of DocuSign to where I could explain to somebody who was either on their phone or their email exactly what they were looking like every step of the way. So I could explain to them exactly what to do without having to look at their— without having to be there physically with them. Right? After that experience, I was like, I'm never gonna make that mistake again. So we're going through with it, but it's basically his phone starts fucking up. Nothing I can do about that. He rage quits again. At this point, I have this kid working for me. He's a stud. Shout out Mason. And I told Mason, I was like, look, you need to follow up with this guy. Like, as soon as he joined, I was like, look, one of your jobs is 3 times a day you need to call him. You need to call this guy in the morning, the afternoon and in the evening before you leave. And 6 months go by and I was over at a, at a, at a, what do you call it, a peer of mine. I was over at Ryan Zolan's office. He's another big wholesaler here in Arizona. And all of a sudden I get a text from Mason. He's like, dude, Doug answered. And I'm like, oh my God. So we call and this time I was like, we're not fucking around with DocuSign. I'm sending a fucking notary to your house. We'll get this shit signed and person, whatever. So we did that, we got it signed. Anyway, I ended up making $131,000 on it, but it was a year and a half, dude, of follow-up with this guy. How do you get the ARV? I look at the other properties in the same neighborhood that have sold in the last, like, 90, 60, um, basically the most recent similar properties in the same neighborhood, and I just take a look. And what are all the nicest ones? Okay, the average of that, there's your ARV. No, I don't have any VAs or do any cold calling. Evan, I get all of my deals from social media, bro. But before I was able to do that, cold calling, texting, direct mail, and inbound. What's your go-to breakfast order? I don't really eat breakfast. Tyson, you have a code for Batch Leads still? Yes, it's TYSON, all caps. Skull? This is an authentic fucking longhorn skull from Indonesia. It's hand-carved and gilded in gold. Pretty dope. What's your process for choosing locations to look for properties? Check this out, boys. In my inner circle, I break this down very— now I'll just tell you guys too, but let me show you something. Look, I have a comprehensive guide where I go through and I show how to pick a market, how to find the best zip codes, and how to verify the market, right? But basically, is what you're gonna do is you need to focus on median home price, population, and average days on market. The best markets are gonna have the highest median home price, high population, low days on market. Once you've done that, you need to find the hottest zip codes. You basically do that using a software called ListSource that'll show you like the amount of flips going on in each zip code. And then you go on Facebook, you look in Facebook groups, and you find, okay, which ones are having the most activity to verify. And that's how you can pick the best markets. But this is all stuff that we teach you in my inner circle. Best way to find buyers, and you let them know— you do they— you let them throw an offer, do you tell them what you want from the go? So when I get a deal under contract and I get photos of it and I submit it to the title company, I then run through a process where first I'm going to post it on all the relevant investor Facebook groups. Once it's on all the Facebook groups and I'm waiting for people to see it and reach out to me, I will pull a cash buyers list on Batch Leads, right? So like, let's say that I just got a deal in Port St. Lucie, Florida. Okay, if I get a deal in Port St. Lucie, Florida, I'm going to go ahead and search Port St. Lucie, Florida on Batch Leads. I'm going to go over here to all. I'm going to wait for this to load. Let's see how much success finding buyers through recent sales on shitholes. That's a very great way to find buyers. All right, hold on. Batch leads all lagging. All right, so we searched Port St. Lucie because I just got a deal there. Let's say, oh, wait for this to load. Got a lot of data here. Uh, signing up for LeadZoho is free.
Jesus, what's going on over here? Okay.
Anyway, I will show you how I pull up cash buyers list. Basically, this isn't fucking loading right now, and I'm not gonna dick around and deal with it. But basically, you go here, you'll select the cash buyers. Once you do, you go to the filters, you go to the cash buyer filters, you go to purchase date, you'll do the last 12 months, and then depending on how populated the market is, you'll mess around with the number of properties owned. So like I could do basically is what I'm doing here is let's say somebody, everybody who purchased a property for cash in Port St. Lucie in the last 12 months who also owns a minimum of 3 properties, that's going to show me all these rich fucks that have at least 3 properties that are actively buying properties for cash. Then it'll give me a list of all of them. I'll call them up and I'll say, hey, looks like in the last 12 months you bought this property over here in Port St. Lucie. I actually have a property for sale for $320,000 that's easily worth $500,000. Would you be interested in taking a look? Right. Then outside of that, you can contact realtors in the area, see if they know any cash buyers, contact title companies in the area, see if they know any cash buyers, network with other wholesalers, blast the deal on Investor Lift. Boom, boom, boom, boom, boom, boom, boom. And yes, I tell them how much I want for it, right? Possible to do this in or from Ontario, Canada? Yes, you can. You can't wholesale in Canada as far as I know, but you can wholesale in the US from Canada. I've got plenty of students that are in Canada making moves. How much does it cost to sign up for LeadZolo? Signing up for LeadZolo is free. Any states where you can't wholesale?
No.
I don't think your mic is on. My mic just isn't connected to here. It's connected to my YouTube where I'm also live. All right, that is it for me. I— your boy is fucking starving and needs to go work out. Um, I think I'll make a video showing how to find buyers and post it on Instagram today. Look at Instagram Reel. So if you're not following me on Instagram, go follow me on Instagram and you'll get to see it, because I probably won't post it on TikTok because it's getting banned. But anyway, appreciate all you guys for coming. We'll see you again on Monday where we'll be doing another live
