Pretty good here at the gym. I love it, Steve Fades. I know, I know you'd be in there getting that work in. Respect. Sparkle Williams, glad to hear you're doing good, guys. We're gonna be making some calls today. We're gonna have a ton of fun. We're gonna lock up some deals. It's a beautiful Friday. I am fucking stoked. If you guys are wanting to see the properties that I am looking at, go ahead and check me out over on YouTube and you guys will be able to see my screen. Okay, what do I need? I need to get some more shit pulled up. How many deals you close this month, bro? So many. I think we're close to 40. Close to 40. All right.
All right.
What the fuck? What do you mean there was an error? Alright, well I guess it's not letting me post to my community, so whatever. Okay, I had one under contract but I came in too high since I didn't know the property needed a new roof. Ah, see, that's the worst, man. But when that happens, that's just leverage for you to renegotiate with the seller. 'Cause at that point you gotta let them know like, hey, we didn't know about this new roof that came in that's gonna affect our purchase price. Because of that, we're gonna have to be here. And then hopefully you do it in a way where they're gonna understand and they'll be willing to retrade you on the price. Hey, is somebody who's watching on YouTube, will you do me a favor and subscribe to the channel? I set up an alert and I wanna see if it works. All right, thoughts on AI, you gonna use it? Yeah, for sure. It has the shit, dude. I love ChatGPT, my little personal assistant. Okay, what do I need here? Oh hey, thank you for the roses, brother. Oh, the weights. Thank you for the weights. Massive. All right. All right, my friend Jenna and I got in a fight. Can you just say I support genocide? I don't know. I don't know why you guys are fighting about what. I don't know if I'm on genocide, so I can't. I can't. All right, you lowball them too much. Yeah, that's kind of how it goes. Have you been on lately? I don't get notified anymore. Drew, no, I have not. I've been crazy busy, but we're gonna be live for a long time today, hopefully. So it's gonna be— it's gonna be good fun. I subscribed on YouTube. It did it work? I don't think it did, dude. Fuck, that's— this is very important to me that this works, so I'm pissed.
Whatever.
We'll have to troubleshoot that later, but oh well. Oh, there we go. It does work. Fuck yeah. Let's go. I'm stoked. I think. Or maybe that's just testing. Oh, it is working. Fuck yeah, banger, dude. That shit goes hard. I need to move it though, make it smaller. Kind of takes up a lot of space. Put it under my face right here. Raw. All right, let's go. What's it— what's your market, dude? I'm nationwide, dog. What are some tips for somebody who knows nothing about wholesale? My first tip is you should probably learn about wholesale, brother. Go on YouTube right now, I've got a video called What Is Wholesaling Real Estate. Go watch it, it'll help you out. Alright guys, so we are going to be calling some leads from Luminary Leads. I've never used this lead source. They reached out to me, they're like, hey dude, we got a great program over here, we'd love it if you gave our stuff a try and see what you like. And so that's what we're doing. So I'm gonna call through some of these leads. From my understanding, they are all Google pay-per-click leads. So if you guys aren't familiar, Google pay-per-clicks are some of the best leads you can get for wholesaling real estate, and here's the reason why. Google is a smart motherfucker, right? Google knows more about you than you probably know about you. They got millions of data points on you. And this is just built over years and years of you using their shit to search on the internet. So, Google has all these millions of data points about their customers, and you can leverage those to get your ads in front of certain people who are searching for certain keywords. So for instance, it would be very valuable if any single time somebody searched how to sell my house fast that your ad would pop up first. Google pay-per-click allows you to pay to have your website do that. So right now if you were to go search how to sell my house fast, there's gonna be like 4 links at the top and those are all gonna be Google pay-per-click ads. Those are people who are paying to rank high. Now you also can just get there organically through SEO and whatnot, But it's a lot easier just to pay for it and a lot more instant gratification, right? Um, with that being said, there is a skill in being able to leverage Google's badass algorithm to make sure you're getting in front of the right people. Luminary— the guys over at Luminary Leads are really good at this apparently. So they are getting leads who are going to be from distressed sellers who need to sell quickly that we can help out. So I'm going to go ahead, I'm going to call through some of their leads. We're going to see, um, how it goes. We'll have some conversations. Hopefully we'll buy some houses. Hopefully we'll help some people out. Alright, what's good? During COVID now, nobody doing digital and making it work. Dude, digital marketing is the GOAT. My live is pixelated. Oh no. Papa Zach, what's up, dude? Good to see you. Alright. Ooh, problem I did not think of. I'm gonna have to implement these leads into my system. Alright, into my CRM.
Fuck.
There we go, okay. Okay, so let's start searching for a lead and let's see what's going on. Alright, you want to buy a Daytona Panda? I would love to have a Daytona Panda one day. Digital complements it but traditional is the move. I'm going to have to disagree with you, bro. Digital marketing has been way better for me, dog. All right. Your shirt is hard to look at. I'm sorry to hear that, brother. I kind of fucking like this. This is sort of a vibe, I thought. What do you use for CRM? I use Podio. Tyson, did you see Scream? No, I didn't. That movie looks dumb. Is it good? Dude, you know what movie I went and saw? I walked out of the theater, bro. John Wick 4. It is literally almost 3 hours long and there's no plot whatsoever. It's just fucking guys beating the shit out of each other, which like I expected when I go to see a John Wick film. But I was like, holy fuck, dude, this does not need to be 2 hours and 49 minutes long. I fucking left with like an hour left in the movie. I was like, I don't even give a shit what happens, bro. Like, I can only watch Keanu Reeves beat the shit out of people for so long. Okay, do you have a home gym? No, dude, I do not believe in working out at home. I believe you must go to a place to work out. You need to be surrounded by other people. You need to get in the mindset. You need to go to a place. Same reason why I don't believe in working from home. Dude, you cannot achieve maximum gains with a home gym. That's my belief. All right. Oh my God. All right. Have you seen Quiet on the Western Front? No, but I heard it's really good. Do you have your real estate license? No. Thoughts on tech sales? Seems like a great way to make some money, but I've never done it before, so I can't speak I can't have like an educated opinion about it. All right, I gotta figure out— ah, fuck. Okay, all right boys, all right. We need to get set up the iPad up real quick so we can have communication with the outside world while we're out here closing deals. Looks like your setup would be with a casting couch. What, bro? Say what? All right. All right, cold call somebody. I'm about to, Corgi Frank. I got to get everything set up first. Right now we're just chatting, but we're gonna be calling soon. What's your team look like and why are you cold calling owning the company? So we have 2 salespeople on the buy side who are locking up deals. We have an investment sales rep who's selling them, often called the dispo. Got an operations manager, we have a transaction coordinator. The reason why I'm cold calling as the owner of the company is strictly for your guys' benefit. One of the main things that I spend my time on is building brand and awareness about my company. I do that by participating in social media as a content creator. What I'm doing right now shows people what it is we got going on. It's an excellent form of advertising for my education company as well as for my wholesale company. People see what we're doing, they're like, oh shit, well hey look, this guy seems like an honest dude. Although he is not gonna give me the best price for my house, he seems like he can actually move it and I'm willing to take that. So we find leads from stuff like this as well. Where do you live at, sir? I live in Arizona. What do you say when homeowners ask about your assignment fee? I just tell them, hey, it's paid for by the buyer. Have you ever made deals off of cold calling? Yes, I have. That's how I got started. Can you wholesale legally in every state or is it a state-by-state thing? I'm not an attorney. Consult with a legal professional. Oh, I'm in Scottsdale. Let's go. That's where I live. All right. I just need to get— I just need to get the lead source, this new lead source put into our CRM so I can implement these into the CRM and then we'll be good to go. Start calling. Do you think cold calling pre-foreclosures are bad? Why would that be bad, bro? That's an excellent way to find leads. Um, do you cold call or are they warm leads? So all my leads now are from inbound marketing, so it's going to be a warmer lead. All right, we're set up, we're set up now. Baller. Okay, how do you like that drink? Always see it, never try it. It's just sparkling water, bro. I'm a fan. Okay, let's get calling. So guys, if you guys are interested in seeing the leads that I'm actively buying, interested in watching me comp them, go on, head on over to my YouTube channel and you guys can see my screen. All right, hey there, my name is Noah. Can you do a call so that I can see how you vibe, please? Yes, Noah, yes I can. D Ferg, how much does Luminar Leads charge? Looks like these leads are between like $100 and $300 a pop. Again, these are high-quality PPC leads. They're definitely gonna be on the expensive side, but here's my thing, dude. I don't give a shit if I pay $1,000 for a lead, because if I close that lead and I make $25 grand, 25x is a great return. So I mean, here's the thing, bro. I'm past the point of like trying to get cheap-ass leads, because I know cheap-ass leads are bad. You want Ferrari spreads, you got to pay for Ferrari leads. That's something Robert Wensley once told me. It really stuck with me. Alright, alright, let's figure out what leads should we buy first. Let's refresh. Alright, Kaufman, Texas. I don't know where this is at, but looks too rural. Don't know how to pronounce this, but also a little bit out of nowhere. Raleigh, North Carolina, that's what I'm talking about. We got Charles— Submitted data today. He's looking to downsize. I don't love that reason for selling. Property condition good. This could be something. Well, let's see what's up. Let's buy this. All right, we're gonna buy this lead in Raleigh, North Carolina. Alright, where'd you get the chain? Both are from David Yurman. What website do you buy your leads on? These leads I'm buying right now from luminaryleads.com. You can use code TYSON50, T-Y-S-O-N-50, for 50% off if you're wanting to give them a try. Alright, we're buying the first one right now. Raleigh, North Carolina. We got anybody from Raleigh in the chat? Ah, what the fuck is going on? Okay. All right, we got the address here. Let me get it entered in in my CRM so I could go ahead and give him a call. Man's name is Charles. Hopefully Charles is a cool cat. Raleigh here, just bought a house here a month ago. Hey, congrats, John, that's amazing. Congratulations, brother. All right, what's this guy's phone number? And we got his email. Okay, and lastly, his address. Once we input all of this stuff, we can go ahead, give this man a call. See what is up with him. Okay. Oh, whoops.
Hello?
Hello, Charles?
Yes.
Hey Charles, this is Tyson. I was calling, looks like you filled out some information on my website about a property over here in Raleigh you might be looking to sell.
Yeah, yeah.
Awesome, well look, I would really like to learn a little bit more about the property and, you know, if it's something that fits our company's buy box, we'd like to make you a cash offer. Is now a good time?
Um, sure.
Awesome, awesome. So can you kind of walk me through a little bit about why you're looking to sell?
Yes, a 3-bedroom, 2.5-bath, and I'm just looking for a 1-bedroom condo.
Okay, gotcha. How— okay, so you're looking at moving to a place that's a little bit smaller?
Yeah.
Okay, and, and how long you been thinking about doing that?
Um, just a couple of months. Okay, I've only had it a year and a half.
You've only had this place for a year and a half?
Mm-hmm.
And you're already looking to sell it?
I know, move it.
You moving around a lot, Charles, or what?
Yeah. Okay. I'm too old to sit still.
It's too old to sit still.
I like—
how old are you, Charles?
56.
56. I like that. 56 years young.
Exactly.
All right, so do you already have a spot picked out of where you're going to move to?
No, not yet.
Okay. Have you thought about it at all?
Yeah, I used to live at 27609. And 1.5. So I'm looking for something in those two areas.
Okay. Yeah, gotcha. So, um, besides having to find a place where you'd want to move to, is there anything else you would need to figure out before you had this property sold?
Uh, yeah, how much? Because right now the property is about valued at about $280,000, $290,000. I only owe $83,000 on it, so there's a lot of equity here.
Okay.
So what I wanted to do, you know, when I sell this, use that to put down on the new place. I like to keep my payments very low, you know, I put down large amounts.
Okay.
Yeah.
Gotcha. But, uh, you think that from the sale of this house you'd be able to cover whatever new place you'd be wanting to get into, right?
Well, I mean, that's what I'm looking for, like a 1 or 2 bedroom. Yeah, probably will. Yeah, I'm not looking for anything extravagant or anything like that, you know.
Okay, so I mean, in a perfect world When would you want all this to play out?
Oh, maybe 4 to 6 months.
4 to 6 months?
Yeah.
Okay, well, let me ask you, um, why not list this with a real estate agent then?
I could, yeah, you know, but I'm not ready for people to walk into, uh still living here, you know.
What's that?
I said I'm not ready to be walking through when I'm here.
Okay, like you don't want like people walking through the house while you're still living there?
Yeah, yeah.
Okay, and, and how important is that to you that, that people aren't walking through the house? I mean, I'm sorry, what's that?
I said Mark Spain originally offered me $270,000.
Somebody offered you $270,000 and that wasn't enough?
Yeah, from Mark Spain. They said they have some sort of thing with Offerpad. They said they got it in about a week. Okay.
I'm sorry, wait, I can't really hear you. What was that last part?
I said they have some sort of agreement with Offerpad. I said I'm not ready to do that. They said they could have it in about a week or so. They said it's supposed to take 20 days. Like, you know.
Okay, so like the price wasn't good or just how fast they were trying to move wasn't good?
Both. No one wanted $270,000.
How much are you wanting?
Well, I owe $83,000, so I want like $283,000.
$283,000? Okay, so like, like, how much are you looking to walk away with after paying all the closing costs and all the other fees that come along with selling the house? Wait, I'm sorry, it kind of— it sounded like you were talking really far away from the phone. I couldn't hear you. What was that?
Oh no, nobody said I could walk away with $199,000.
Okay, so if you could walk away with $199,000, then that would be good?
Uh, it's just about— I would prefer $200,000, but you know, that's close enough. But I didn't accept the offer yet.
Gotcha. Well, what would happen if you weren't able to walk away with $200,000? Would you still be okay?
Yeah. Or you could update the roof.
Like, would you be fine with living in this house if you weren't— like, if they— like, let's say you could only walk away with like $150,000. Would you just rather not sell the house and just continue to live there?
Yeah.
Okay. So if I understand you correctly, it sounds like you definitely want some time before this house is sold and you have to move?
Yeah.
Okay. And how long ideally would you be thinking? Is this like 6 months down the road?
Maybe 4 or 5, you know, the most.
Okay. 4 or 5. So, okay. And you would want to use that time to help find the new place?
Yeah.
Okay, and is there anything else you need to figure out during that time period?
Uh, that's about it.
Okay, so really the biggest thing is number one, making sure that you have enough time to do what you need to do with finding the new place and making sure that you get close to like $200 grand after you have the place sold.
Yes.
Okay. Um, let me ask you, would you be open to doing any kind of updates to the house?
Um, I could, but not if it's going to cost me, you know what I mean?
Yeah, yeah, okay, I understand. Well, since you bought it, have there been any updates?
The only thing that I've done so far is the, uh, just the stove, actually.
Okay, you put in a new stove?
Yeah.
Okay. Is there still carpet throughout?
Yeah.
And then the kitchens, it's like, uh, is it still those white, uh, white cabinets?
Yes.
And are all the appliances black?
Yes.
How about the, uh, countertops? What kind of countertops are in the kitchen?
Uh, I'm not sure. I don't want to say that marble, that it's something it looks like. It may be a laminate or something.
Okay, gotcha.
Yeah, I'm not sure.
It like, it looks kind of like marble but it's laminate?
No, I said it looks like marble. I don't know what it is.
Okay, but it, it, it's not stone, right?
Yeah, it's not stone. Yeah. Okay, it's heavy material. I don't know what it is.
Okay, and then is there, is there still— what, what are the ceilings like? Are there popcorn ceilings?
Yeah.
Okay.
Yeah.
And then how about the bathrooms? Has anything been updated there?
No. Okay, gotcha.
Have you, uh, have you looked around any of the of any of the houses in the neighborhood, what they're for sale for?
Well, the last people that were here, they said one went for $297,000, one went for $302,000, but they had a couple upgrades, you know?
Yeah, I'm looking at the one that sold for— there's one that sold for $305,000. Yeah. And, you know, looks like they put in some quartz countertops, they have some new cabinets. Looks like the appliances are about the same as what you've got.
The—
they've got like some kind of flooring. I can't tell if it's actual hardwood or if it's like some sort of wood-like laminate. But from what I can tell— now obviously, you know, I'm not in your house, I haven't ever gotten a chance to look at it— but I think that this one probably is a little bit more updated than what yours is.
Right, right.
Do you know about how much it would cost to get your property to look like this one?
I didn't— I don't know what that would look like.
Okay, so I mean, from what I can tell in these pictures is that, uh, it's got, um, some new upgrades in the kitchen as far as the countertops. Um, for really the cabinets, I don't think really anything needs to be changed with what you have so long as they're in good condition. Maybe some new hardware, things of that nature. Um, the biggest thing is definitely going to be the flooring and the paint. That's this throughout.
Um, right.
So to do that, uh, and, and how, how big was your property again? How many square feet?
I think it's 1720. Okay, 1620 or 1720.
Gotcha.
I'm not sure.
So that just, uh, you know, I've been doing this a long time, and I think that in order to do that, just to redo the flooring and then repaint and then do these minor little things in the kitchen I think we're looking at about $25,000. What's that?
No, I said, great, I understand.
Okay, so do you think it would be worth spending the $25,000 if that meant that you would be able to sell it for $305,000?
Um, yeah, that's about— I'd still walk away with the same thing I got that they're talking about now, you know what I mean? Because they're telling me I'm getting, you know, almost $290,000, and then I have to do the $25,000 to get to— so by the time you do all of that, it rounds up to about the same amount.
Yeah, probably. That probably wouldn't make very much sense, huh?
Yeah, yeah.
Okay, so, well, I mean, because I'm thinking about it, and I guess even if you did sell it for $305,000, like, after you paid— because, I mean, these people, you know, that's the price they got listing it with an agent. So, you know, they're paying for a, uh, you know, they're paying for a realtor, they're paying the closing costs and everything like that. So, um, they're probably really only walking away with somewhere around that $270,000.
Yeah, yeah.
And, and you said you already got an offer at $270,000 as yours is right now?
Yeah. Huh.
And, and you, but, but that didn't work for you?
I'm not ready to do it right now.
Gotcha. Okay, so it was, it was a lot to do with like how soon they were trying to move?
Yeah, they wanted to do it like right now. I don't know, I'm not ready for that.
Yeah, yeah, I, I totally understand that. Um, gotcha. Okay, well, um, it really— it sounds to me, Charles, that maybe like we're not really looking to make a decision on this quite today. Okay, like, is that right? Like, you know, is there any kind of deal that I could put together where you'd be like, oh yeah, I'm— you know, that's perfect, let's go ahead and do that? Or it probably sounds like something that we What's that?
Yeah, I said no, not today, not that quickly.
Yeah, yeah, I didn't think so. I didn't think so. All right, well, hey Charles, here's what I'd like to do then. How about I just kind of check in with you, um, in a week or so, or maybe in a couple of weeks, and, uh, we'll see how things are going. And, and maybe, uh, maybe after you've looked around a little bit for, for some of these, uh, a smaller place Maybe you'll have a better idea.
Okay, sounds good.
Okay, does that sound good? Is that what you'd like to do?
Yeah, that'll be fine.
Okay, all right, cool. Well, hey, this is my number, Charles, so you can go ahead and save it. Again, my name's Tyson.
Okay.
And, you know, I'll just go ahead and I'll be watching it at, you know, the market in this area, and I'll see if any other houses come up or anything like that. And And we'll have another chat in a couple of weeks and we'll see if there's something we can do, okay?
Okay, sounds good.
Alright, awesome. Well hey dude, I do appreciate it, Charles. We'll be in touch, okay?
Alright, thanks.
Hey, thank you. Bye-bye.
Alrighty, bye.
Alright, so I actually really like that lead. And for a couple of reasons. Number 1 is it sounds like he is serious about selling. So I really wasn't able to figure out what the reason was. I mean, he said, hey, he wants a smaller place. That could be it. But normally it's going to be something a little bit more than that because he sounded pretty spry. It didn't sound like the 1,700 square feet was eating him alive or anything. But we did— it was a very productive phone call for a main reason. And then that's what we were kind of able to understand and reset his expectations a little bit. Of like, hey, that offer you got is already gonna like be really good. Like, I don't think that anybody fucking offered him $270 grand. Like, come on, bro. Nah. Like, if I'm gonna buy this house, bro, dude, to wholesale it, fuck no, bro. I'm gonna have to be like— for me, my top offer My top offer is probably like $200,000, $205,000 for it. So there's a huge gap to close. Now that's why we didn't keep running him through the process, because like, dude, I don't want to do that. I'm just gonna piss him off if we do that. I honestly just need to talk to him more. Didn't seem that motivated. So basically the play here is we're just gonna keep calling him every once in a while and just trying to gauge his motivation. Just like put up a little fucking radar and see until he's like, okay, he's ready to make a decision. At that point, we can start getting in the nuts and bolts and start trying to work him down on price. But I like that guy. You know what? He answered the phone. I'll take that lead, dude. That's something I want to have in my system like that. That lead was $100-something, something like that. Whoops, I'm showing my screen. Don't need to do that. Okay. But the big thing with that guy is we're basically just gonna keep hammering like, bro, list this on the market. And I need him to keep talking about why he doesn't want to do that. You know, he said, oh, I don't really want people coming through right now. So it didn't seem like it was a huge idea. But with something like him, I'm just gonna keep pushing him of like, dude, list it, list it, list it, list it, and we'll see what happens. Alright, let's find another lead. Guys, if you guys want to watch me actually coming through and selecting these leads, you can go on over to YouTube right now. Got it pulled up on my screen. Okay, we got Indian Shores, Florida. I don't know where this is. Oh, it's south of Clearwater. Okay, right outside of St. Pete. What the fuck? Saying it's in the ocean. Alright, they've owned it for 5 to 10 years. That's good. That's another thing is that guy had a fuck ton of equity, which is great. So there could be some kind of seller financing or something we can talk about. But all right, this one, the property condition is excellent, no repairs, not interested. Farmington, Missouri, property was built in 1920 and 1940. Fuck no. Selling vacant home. How big is Farmington? Let me do some Googling. Population of 20,000. Okay, hello.
Let's go look at—
let's go look at Zillow in Farmington. So here's what I'm doing, guys. I'm just going to Zillow right now and I'm just gonna look up Farmington, Missouri, and I want to see what the fuck is on the market, how long shit is Taking a sell. Oh fuck, I forgot it's Missouri, non-disclosure state. Okay, we got some shit pending. We got some shit. Okay, it's like a $200 grand area. This ain't bad. This ain't bad. Yeah, we can, uh, let's see what they got here. Vacant. Donna. Property condition is good, but it was built in 1920. All right, okay, let's buy this. Let's buy this lead. How many purchase can— how many people can purchase the same lead? Avas, it looks like you can buy it exclusively for like an extra $50 or something, but I'm not. I'm just gonna buy it for 24 hours. Okay, Donna. Donna is her name. Let's get this lead inputted into our system. Oh wait, fuck, I need to I need to put in some information about that other lead real quick. Okay. Just joined this live. What site are you on? Alexi, we're on LuminaryLeads.com. Alright, sending an offer.
Okay.
Let's go out. We need to add a lead. All right, Donna. Excited, excited for, for some Donna action here. Again, this lead is in Farmington, Missouri. Looks like it's a vacant property she might be looking to sell. Okay, all right, let's get it pulled up and let's see what we're looking at here. Okay, let's see, let me get my Okay, Tyson, where 2 Chainz, uh, you think I'm cute. What, where do you buy the leads, guys? The leads I'm buying right now are from luminaryleads.com. You can get them for, you can get your first one for 50% off, use code Tyson50. All right. Oh, what the fuck? This house is listed. No work to be done here. House recently renovated, new kitchen and bathrooms, new floors, $10,000 new windows, 3 new doors and storm doors, new water lines, new electric and ceiling fans. Charming historic home. All kitchen appliances 2 years old. Upright freezer, electric stove. New front covered porch. Partially fenced. Can easily be a 4-bedroom. Partially finished walk-up basement for a perfect man cave. Listed for 140 days and the seller is an agent. All right, cool. Oh yeah, man, this thing is a fucking nightmare. Okay, we got to go on a batch leads because we are in Missouri. Missouri is a non-disclosure state, so we need to go over here. They'll have some better info. Okay, her husband's on title, built in 1930. Let's look at what he sold. Last 12 months, built within 10 years. This can be a smaller area, so we'll look in the— within 2 miles. Anything? Nope. L. All right, let's ignore year built. Let's ignore square footage. What do we got? 2 comps. Okay, one built in '91, one built in '85. Sold for $185,000. The one— this is gonna be a closer representation, but really not a comp. All right, let's just see. Fuck, dude, here's the shitty thing about Missouri non-disclosure states, is it's a lot harder for me to look around and look at the comps. Yes, Jason. Luminary will refund all leads that are listed within 48 hours of purchase. King Gibbs, what's up, dude? Good to see you, dog. Good to see you, dude. Zach, Zach in the YouTube comments, the last guy's phone was junk, so hard to hear him. It really was, dude. That's terrible. Um, he kept like— it sounded like he kept moving his phone like farther and farther away from him. Eventually he was talking like all the way over here. I'm like, bro, what craziness. Okay, all right. Let's call. Let's just gauge. Let's gauge Donna. We need to gauge her, her motivation is what we're gonna do. I'm gonna say, well, house has been listed for Hi, this is Donna.
I'm unavailable to take your call right now. Please leave a message.
Classic realtor, not answering their phone.
Hi, this is Donna. I'm unavailable to take your call.
Alright, so whenever we do get Donna on the phone, I'm going to say, "Hey Donna, I'm just taking a look at this property over here. It's not something I would be interested in, but I do work with a couple flippers that like areas in Farmington. Just wondering what's going on here. Why has it been listed for 140 days?" And then we'll just kind of have a conversation and we'll see if there's motivation. If there is, Hopefully we'll work her down on price. I'll need to do some more investigating. As I can already tell her, the price she's listed at is fucking not happening. Gonna have to be like 70 to 100 grand less, probably. Gabe Parker, I completely agree. Gabe Parker in the YouTube chat says, should have known that an agent would not answer, bro. Should have known. Classic real estate agent behavior. Okay. Um, I'm kind of trying to keep notes of these. Whenever I try out a new, uh, lead source, I always want to be very thorough in my note-taking. Dona gets a thumbs down for me. Number one, for being a real estate agent, not answering her phone. Number two, for having the audacity to have a property listed for 140 days. Okay. Is this wholesaling? Yes, sir, it is. Welcome. What percent of your marketing budget do you allocate to PPC? Like 50%.
Okay.
Uncontacted. All right. New lead time, ladies and gentlemen. Those of you guys in my YouTube comments, go ahead and drop which lead you guys think I should buy. One sec, let me make sure. Okay. Alright, do you need any schooling or anything to do wholesaling? You'd absolutely need education, but no, you don't need any kind of license, degree, anything like that. But you need to be able to learn for sure. How do you find investors? I have 5 properties that are great deals, just no one is sell to? Well, here's the thing about great real estate deals. They're like drugs, my friend. They sell themselves. So if you really have 5 great deals, it will be very easy to find 5 investors to buy them, or 1 investor to buy them all. You know what there's no shortage of? People who want to buy discounted real estate. All right, let's go now. Let's figure out what lead are we buying next. Let's spin the fucking wheel here. All right, Indian Shores, Florida, we already looked this. I just barely bought this fucking lead. We need to refresh. All right, you ever hear of Capital Ventures? I have heard of people venturing with capital, but no, I have not heard of Capital Ventures. Get the blonde hair back, dude. I love the blonde hair. Maybe one day. I— it won't be anytime soon. You know what, I'm pretty close though. I want to fucking— I'm trying to shave this shit. I have a buddy who just barely shaved his. I'm really jealous. I liked, I liked the buzz. Really got me in the monk mode, you know what I'm saying? All right, we bought that lead. Rumford, Maine. Interesting. Too rural. Also, I just don't really fuck with the Northeast. Can somebody, can somebody in YouTube tell me how the fuck you pronounce this word right here? I gotta look it up, dude. I gotta look it up. The notice, asa, the notice, asa. I might have to buy that lead. The notice, asa, Florida. Kimberly. Property condition excellent, no repairs. Nope, not buying it. All right, we got something in Washington, D.C. Washington, D.C., the entire DMV market. Fire for fat rips. It's one of those grand slam markets where it's gonna be hard to get a deal, but you do get a deal and it's gonna be $100,000 signing fee. So that goes hard. Zaza, Florida, for real. How the fuck do you say that again? It's my new favorite word.
Thanota sassa.
Thanota sassa. I need to learn about Thanota sassa. What the fuck is the deal with that place? 14,000 people. I need to look at Wikipedia right now. All right. Okay, so the name of the Renoto Sass comes from the Seminole Creek words "renoto," "flint," and "sass," "some," meaning the place was a source of some valuable flint.
Neat.
Alright, I've got a new meeting at 2 o'clock. I need to, I need to throw this into my calendar or I will forget.
Okay.
Tyson the Goat, yo, thank you, bro. I appreciate you. The Note Assassin is my backyard. No way, we got a The Note Assassin native here. Or not native, but resident. What's up, Lance Young? Nice to meet you, dog. Okay, enough about The Note Assassin. Enough, enough. It'll consume my mind. Okay, we got Port Charlotte, Florida. Property condition good. Relocating at decent. We'll keep looking though, but that might be something I'd buy. Mexia, Texas, way too, look, here's the thing, I can just look right here, there's not enough shit around. I need more shit around. And it's in Texas and I don't want to comp in another non-disclosure state. Embarrass me. Helena, Arkansas, that's what I'm talking about. What do we got here? Property condition good, ugh. Relocating, ugh. I want to find something where the condition is not good. Property condition fair, that's what I'm talking about. Indianapolis, Indiana, that's what I'm, lead status, sold out? What the— why are you showing it to me though? Can't even buy it. Oh, you can also see right here that the repairs needed said— they said the bathroom cabinet, flooring, kitchen, and paint needs work. Time frame to sell: 2 to 4 weeks. Whoa, this is a fire-ass lead! I wish I would have bought this. Uh, John, how long will you be live for today? Dude, I'll be live for at least another hour, dog, but maybe two. Did you get a new internship, Preston? Bro, I have not had an internship since I was like 18 years old. And let me tell you, the last internship I had was a banger, bro. I worked for one of my boys. So one of like all my friends in Arizona— so I went to school in Alabama. All my friends from high school in Arizona went to school ASU. And there was this kid that was in a fraternity that was like 4 years older than me. He's a fucking dude. One of my favorite people ever. He's a fucking nutcase. But he worked at this real estate company here and his stepdad was the managing director. They got me an internship there and holy shit, was it fucking dope. It was just filled with a bunch of chads that were like practicing their golf swing and like chewing Zinn religiously. It was a good place to work. It was a lot of fun. But that's where I was supposed to work full-time, but then graduated during coronavirus, had to figure something else out. That's why we're here today wholesaling real estate. I'm playing, remember from like 6 months ago on the mad funny shit in the live? I don't, Preston, what happened? What happened? There's been a lot of funny lives, dude. I really need to start doing them again. They really bring me joy. All right, Granite City, Illinois, dude. Fuck. Nah, fuck Granite City, Illinois right now, bro. I'm pissed off at Granite City, Illinois. However though, hey, who, yo, somebody throw up in the chat, throw a 1 in the chat if you were here for the call with Dennis and Linda. Do you give the purchase of agreement first right away and then the sale of contract after? I'm not sure what kind of question that is, Verona Corona. Can you rephrase that a little bit? Okay, so okay, we do have a couple people that were here for Dennis and Linda. Guys, Dennis and Linda closes today, bro. It's been the craziest thing of all time. I'm gonna make an entire— I'm gonna make a YouTube video about that deal, dude. So nuts, bro. They are absolutely— they're maniacs, dude. It's been one of the hardest transactions we've ever had, but we're getting it closed. We're about to make 12 G's, I think. All right, something like that. Something like that. Okay, yes, the purchase of sale, you mean purchase and sale agreement to the seller, once he signed, do you take it right away to the title company and then get the buyer and then the title company? So yes, Verona, so here's how it works. Once you sign the agreement with the seller, you sign the purchase contract that says I'm going to buy your house, you send that to the title company and open up escrow. You let them know, hey, I'm going to be assigning this deal. And then once you find the buyer, you get the assignment of contract, you send that also to the title company. All right, Weatherford, Texas, not interested. Cumberland, Rhode Island, not interested. Monroe, Louisiana, I think Louisiana's also non-disclosure state though, don't really want to call. Ooh, property condition fair, paint outside, don't love that. Omaha, Texas. Oklahoma City, Oklahoma, don't like doing Oklahoma, they're not friendly to wholesalers. Clarksville, Ohio. It's cabinets, Stockton, Florida. This is what I'm talking about. Excellent, no repairs. Ooh, Syracuse, New York.
Whoa, whoa, yo.
All right, we're buying this shit. Syracuse, New York, bro. Single-family dwelling. Reason for selling: sell without showing. Property condition: poor. The maintenance needed: appliances, bathrooms, boiler/water heater, cabinets, electrical, exterior wall issues, flooring, flood/storm/fire damage, paint inside. All right. Let's buy this. Thank you, Jason. Okay. All right, Luminary Leads, let's go. It's a $500 lead, guys. Let's make this shit happen. How do you stop investors from stealing your deals? That's what contracts are for, my guy. That's what contracts are for. All right, where the fuck's my lead? Where's my lead at, dog? All right, Lumen— no, guys, Luminary Leads, L-U-M-I-N-A-R-Y-Leads.com. Use code Tyson50. All right, what CRM do you use, bro? I've got a custom-built Podio. All right, I don't know what the fuck happened with this. Lead, dog. Oh, here we go. Oh, here we go. It came. Oh, had me scared for a second, bro. We just dropped $500— oh, $500 lead down the toilet. But I just got the email. We're chilling, I think. Okay, Carson Freeman, how can you determine it's a good market or not? You can determine it's a good market or not if there are people that are willing to buy investment properties there. If that is the case, it's a good market. Dude, okay. Waiting for this lead to come in. Where do you find investors? Hey, user was deleted, bro. I've got a great YouTube video called How to Find Cash Buyers Nationwide, and there I go through all my different strategies. All my different strategies are covered right there. All right, dude, I hope this lead didn't just disappear into the ether. All right, I got you, bro. I got you. Where you been, dude? I've been busy is what I've been. All right, we've been building shit, boys. All right, what the fuck? All right, I'm not sure where the fuck that lead went. We'll come back to that. Okay, Poma Noa Park. Oh, sold out. Wait, what the fuck is happening with this website, bro? Hurry Yeah, Geneva, Florida sold out. Uh, Cumberland— no, no, no, no, no, no, no, no, no, dude! I bought this lead. Why is it not my thing? Wichita, Kansas, let's go! Okay, relocating. Property condition is fair. All right, let's buy this lead. Let's buy this lead too. All right. You got any deal in the Panhandle of Florida? I'm looking to buy. I don't know, bro. I don't think so. Not in the Panhandle. How long did it take you to get an LLC? Dude, I had an LLC right away, but I don't think you need one. All right, let's buy this lead in Wichita. I have to fucking piss like a racehorse, my guys. Did I do the Indianapolis lead? No, Gabe, that one was already— oh shit, I'm sorry, I wasn't showing you guys when I was looking for these leads. Well, what's up, Fit Cade? How are you, dude? Are you leasing that office? Yes, I do not own my building. Wish I did. All right, I gotta go pee real fast. I'll be right back though, and then we'll fucking figure out what's going on with these leads. Did you just smoke a bowl? No.
See that they're out on the spot here.
That's— they get the hell out of there. Fires are going to there now, Dennis. Then they're going to hand them keys and drive away forever. And then I've been having to lie to them.
I'm like, it's already masterwired. I'll talk to them like, you guys can get paid today. I'm sorry. Yeah, so once the locks are changed—
not just stretched— yeah, once the locks are changed, yeah, so once the locks are changed, they're going to be blowing me up to get their money. All right, boys, we feeling so much better.
Okay.
Oh, fuck. All right, where are our leads at? Okay, um, all right, let's log out, log back in, and see if my leads show up. They're not showing up. All right, well, I guess we're just going to call my own leads then. Let's go on over into my CRM. Let's see what the fuck is good, boys. All right.
Okay.
I haven't really been reading the chat. How many of these paid leads does it usually take to get a deal? So Sebastian, let me, let me read you through all of our lead sources and how many leads it takes for us to get a deal. This will be very helpful. There's some very high-level stuff I'm giving you guys. My KPIs. All right. Okay. So for Google Ads, this is Google Pay-Per-Click that I was talking about. We are closing 1 in 10. So we need to generate 10 leads that get a closable contract, one that we are selling and making money. For cold calling, it is 1 in 62. So we need 62 leads to get a contract from our cold call leads. For Google My Business. So these are people who are basic— I'm not even going to explain it. Website, just people who go to our website is 1 in 18. From our Facebook ads or like our meta ads. So Facebook and Instagram were 1 in 9. From YouTube ads, we are 1 in 16. All right. How do I start doing this stuff? Just a person, broski. I would recommend going to my YouTube channel and checking that out. Start there. I've got tons of free videos that will be very helpful. It'll be everything you need to get started. If you still feel like you need more help, then I would book a call to learn about Wholesaling 101. Alright. Okay. I've been waiting for you to go live for the last couple of weeks. I'm sorry, I've been busy. I'm really hoping I can get back to it though. What do you ask your hairdresser for? Cut is dope. Yo, thank you. 2 things. I asked for a mid, a mid skin fade. Mid. So it doesn't come— this would be a high skin fade, low skin fade, mid, like right in the middle of your fucking head and skin fade. And I don't really— I don't know. He just fucking knows that this is how the shit I like on top. But here has been the next level shit right here. This new hair gel I got. So we have this fucking— it's called Combat Comb Over. Combat, C-O-M-B-A-T, Comb Over is the name of the brand. And this, the one I like the most, is the Taxation Is Theft. Check this shit out, dude.
Look at that.
It's like, it's so luxurious looking and it smells so good. And there's also this one, the FAFO. I don't know what the fuck that means. It's some like military acronym, I think. Look, it's got this gator on it, but, uh, it's like this one. Good too. But if you guys want this hair gel, go to Combat Comb Over, use code TYSON, and you get some kind of discount. I don't know how much it is, it's like 15 or 20%, but it's the shit. I really like it, and the owner of the company is a fucking beast. Huge fan of him, dude. The name of their hair gel is literally Taxation is Theft. Like, that's fucking gangster. I'm about it. Okay. Oh, it means F around, find out. Well, I fuck with that. That's dope too. Let's go. Do you JV? I really don't, dude. I would JV with people that I'm mentoring, but besides that, I have too many deals on my own, dude. I like— there's just no incentive for me to— like, here's the thing, bro. I have so many of my own deals. I don't want— like, I don't have the personnel, the time, or energy to work on selling your deal for half the money, you know what I'm saying? Like, bro, I've got fucking 50 deals out there that I need to sell on my own, you know? Like, I don't need your deals. Do you drink caffeine? A little bit. I have a ZOA right here for whenever I'm feeling down and need a little pick-me-up. This is Dwayne 'The Rock' Johnson's new energy drink, 160 milligrams of caffeine. They taste pretty good. This is the Tropical Punch flavor. We got these at Costco. There's a variety pack. It's like an orange flavor. They got this tropical punch and the white peach, and they're all really good. Huge fan. Don't know if it beats the White Monster, which is my daily driver, but— Do you drink? No, I do not. I used to. I used to love boozing, used to love raging, but I found that it was just impacting my life in too much of a negative manner. So we cut that shit out, and my life has been It's gotten exponentially better since I did cut it out. All right, let's call some of these other leaves. We got Claude, New Orleans, New Orleans. All right. Alright, Claude, let's try again. I'm new, I need help. Yes, you absolutely do if you're new. That's what my YouTube channel is for. I got you. Go to YouTube. In need of a killer shoulder workout today. I got you, Clark. Give me a minute. [FOREIGN LANGUAGE] All right, Claude doesn't want to talk. Um, and neither— killer shoulder workout. Okay, here's what you want to do. First, um, 5 sets of 5 shoulder press dumbbells sitting down. After that, go to just do flies, like lateral flies. And then after that, do rear delts. And then after that, like, do like cable rear delt flies. And then after that, go to a machine press. So either like the Hammer Strength plate-loaded one or just like a pin-loaded machine. And then go do more flies, like a one-arm cable fly or whatever other fucking fly you want to do. That's all you need. You got this. I believe in you. All right. You double call somebody that doesn't answer. That's annoying as fuck, dude. I triple call people. What the fuck, dude? You filled out a form saying you want to talk to me. I'm going to do everything in my power to get you on the phone. All right. Can you slow down? Trying to write this down. Friends downloaded the show. They're wasting their time when I'm making bread. Why won't they listen, bro? It's not— everybody's on your same journey, dog. You don't need to force your beliefs on anybody, your friends, family, otherwise. It's great that you're hustling. I'm with you. I feel the frustration, but I've realized it just brings unhappiness to try and force your hustle or your beliefs on anybody else. Let people do their thing, bro. They'll figure it out. Okay, we got Robert, Angola, New York, it seems. Angola, New York.
Hi, you've reached Robert Salmon at 7-1- Hi, you've reached Robert Sam—
Alright, didn't answer. You pay for leads, that's a warm lead, you're not cold calling. Dude, okay, who are you, bro? Like the salesman police? The reason why I put cold calling is because people understand that I'm doing phone sales. That's why it's there. Yes, I'm calling warm leads. All right. Angola is in Africa. I don't know where the fuck it is, but apparently there's one in New York. I know we got Joshua of Leon, West Virginia. Oh God, this is like in the middle of fucking nowhere. That's not cold calling. I know.
We're sorry, you—
God, dude, fucking hall monitor ass people walking around like, oh, I see that. You have cold calling, but actually these are warmly, actually. That's what I picture you, bro. All right, what's the best list to pull in your perspective? There's no such thing as the best list. The best list is fucking Google PPC leads. But if you're actually pulling a list, it doesn't matter. Just as long as you're getting motivating factors. Pre-foreclosure, vacants, tax liens, all that shit. You watch sports? I do not watch sports, no. Never been a fan of them. Nothing against those who do, but just not my thing.
We're sorry.
I'm just a nerd, bro. I'd rather watch, like, I'd rather watch somebody like play a video game on Twitch than watch sports. All right, we got Rebecca, Windburn, Pennsylvania. Come on, dude, let's answer the phone. I'm trying to chat, trying to have a conversation. Holy shit, is that loud for you guys? I feel like this girl's dial tone is really loud. You watch Nick Merckx? Yeah, I love Nick Merckx. That guy's the shit. I haven't really been watching any Twitch because now all the video games suck, but back when Fortnite was actually cool I love that. All right, how much you tip your barber? I don't even know how much my haircut costs. I pretty much just send them like $60 or $70 every single time. Do you remember Syndicate? I don't think I do, dude, but my favorite— my Nick Merckx is probably my favorite streamer. Um, who else, dude? Oh, I love Tfue, bro. Back when Tfue was fucking on his shit. I love Tfue, dog. Like, he seems, he seems so dope. He's kind of a weirdo, but fucking so good at video gaming. What's up, Barron? How are you, bro? You should stream, dude. I've tried to, I tried to set it up and stuff, but, um, I could never fucking get it to work, bro. But I, I would like to because I like playing video games and I like hanging out and doing live shit, so it'd be fun. Would love to see you chat up babes, says Show Me Your Coochie One. Would love to see you chat up babes, bro. What? You watch Symphony? Uh, yeah, I've seen Symphony, but he— dude, I don't really— I'm not a huge fan of him. I remember I saw a clip where he was like talking, he's like, yeah, I just don't like traveling, like, like I'd rather just, just do this. I don't know, dude, I just don't vibe with him. Love your vibe, I appreciate you, Philadelphia. Apex, dude. Apex used to be the shit too, bro. I got a, uh, dude, I had an heirloom on Apex. Which fucking person did I have it for? I don't remember, but I really liked Apex. I can't remember why I stopped playing it. Apex is still hot, is it? Maybe I'll have to load back in and see what's up with it, bro. Cuz I, I definitely used to have some fun playing Apex. All right, all right, who we got? We got Nancy. Oh no, Nancy's already taken. Looks like somebody's on the phone with her. We got Gail, another St. Louis lead. Damn it, I hate St. Louis. I don't hate St. Louis, I just hate comping in St. Does your office team cold call? No, we don't have VAs anymore either. All of our leads are inbound. We— I used to have 20 VAs, don't even anymore. I'll say I'm with him. I'd love to see you chat up babes too. Oh my god, chatting up babes stream coming soon. I'll just sit there and fucking fart on my girlfriend. Switch the description to chatting up it. Guys, if I change the description, if I change the description to chatting up babes, you would see Meredith fucking Superman punch fly through this window and knock me out, bro. That's what would happen. Let's do this. Yo, Fit Cade, bro, good to see you, dog. Come on, Gale. Let's do this. I'm in school watching this. You're learning more from here than you are school.
Respect.
Oh, Meredith's in here. Nice. I was hoping that you would see that. Makes sense. Jerry Norman was saying all the big dogs are doing PPC. Yeah, the PPC, it do— once you switch over, you'll never go back. Liquid Death good? Dude, I don't like have any preference towards Liquid Death. I just like sparkling water and they have a sparkling water that I have a subscription for on Amazon. All right, are you not text blasting anymore either? No, I don't do any cold calling, text blasting, any of that. All I'm running is PPC, Google and Facebook, or Meta ads, and YouTube ads. Just got 100% on your test. Yo, congratulations, man. That's awesome. Seriously, bro, good job. What is PPC? That is Google pay-per-click advertising. Just had a YouTube video that dropped on all of my marketing. I explain all of them. You can see how to do them, all that. Go check it out on YouTube. Why'd you stop cold calling? It's because cold calling is inefficient. Industry average for the number of leads you need to produce in order to get a deal from cold calling is 70. Meaning you need to produce 70 leads to get a deal. My numbers were 62. I needed to produce 62 cold calling leads in order to get a deal that would close. In addition to that, from the time a cold calling lead came into my system to the time it was locked up was 2 weeks, meaning I had to have a salesperson not only talk to 62 different people, but he also had to follow up with them for 2 weeks on average before that deal was closed. Now we go to PPC, we're closing 1 in 9, 1 in 10. Or some of these inbound marketing, not just PPC, but we're closing 1 in 9, 1 in 10, right? Also, the amount of, the average amount of time from when that lead hits the system to when it's locked up is now 2 days. So, we are locking deals up in less than triple, or less than 3 times as fast, and it's taking us like 1/6 the amount of leads. Way better. When is Meredith gonna let you blast the cycle? Dude, she's against it, bro. She's put her foot down. Probably a good thing. Plus cold calling is annoying as hell. Very good. You're absolutely right. How's the cut going? I'm done with the cut. I'm reverse dieting right now, but I can't wait to cut again. CPC is expensive in that market. Yes, they are. Yes, they are. That's the thing. Inbound marketing is much more expensive upfront, but over time it's just, dude, it's the way to go. Is what I tell people who are getting started is you want to go get a deal doing cheaper forms of marketing. So the text blasting and the cold calling. And then you need to reinvest that money in your marketing budget so you start doing the inbound stuff so it makes getting more deals easy. And then all of a sudden, boom, you're snowballing, you're making money, you're good. All right, we got Robin, Brandywine, West Virginia. Let's see if these, uh, leads came in.

My office is located in Phoenix. And are you hiring? Yes, dude, I need more salespeople fucking badly. Now, I do not do any kind of remote jobs, so if you're not willing to live in Phoenix, if you don't already live in Phoenix, you're not willing to move to Phoenix, don't apply. But I'm badly hiring salespeople. I need them. I need fucking talented people who wanna make a lot of money. You must have sales experience. You must be able to demonstrate that you know how to make money and you've made money before, 'cause if you haven't, I will not hire you. But if that sounds like something you're interested in, hit the link in my bio, scroll down to the second to last link. It says, are you interested in working for me? Click it, fill out the form. We'll get you on an interview. Alright, looks like these leads still have not showed up. Okay, Mulaney. Baxter, Kentucky. Right on. What's up, Squatchtastic? How are you?
Your call has been forwarded to an automatic voice message system. 8-5.

Your call has been forwarded to an auto—
Man, we can't get anybody to answer the phone. Hey, pretty good, glad to hear that, dog.
Please leave your message for 3—
All right, I'm gonna go into a different lead. I'm gonna go into the lead bucket. These people won't fucking answer. Someone will yell at me, but they'll answer at least. And I'm trying to have some conversations, bro. I'm trying to light the fire under somebody's ass. Let's make it happen, yo. Uh, the podcast that dropped today, this episode of The Rebellion, it's with Jacob Hagerman. He's a fucking stud, dude. He works with Andy Elliott. Absolutely amazing, bro. If you want to get hyped the fuck up right now, go listen to episode 23 of The Rebellion with Jacob Hagerman. It's on It's on YouTube. Go check it out. All right. What are you using to make calls? I'm using a VoIP. You eating Chipotle today? I'm not sure, maybe. Do you pay hourly or commission? Commission and a base. What's the key to sales? I work in real estate. I work at a bank, but I need to— still need to hit goals. The key to scale to sales is to control the controllables. How you can control is how you show up every single day and what you do. Those two things. All right, where the fuck did the lead bucket go? Here it is, right on. All right, how to invest $15K. Uh, dude, if I had $15K and somebody's like, yo, go invest this. I would go spend it all on Google pay-per-click leads and I would turn that shit into like fucking $80K, something like that. That's what I would do. You have a boss?
No.
I've been here a lot and never see you got on a call, dude. Yeah, nobody's really been answering. I've only talked to two, two, uh, one person today, and I've been live for an hour and a half. Can I give you 15K? Yeah, you can give me 15K. You need to make a TikTok of an office tour. Yeah, that could go hard.
Hello?
Hello, Daniel?
Yes, this is he.
Hey Daniel, this is Tyson. Um, looks like a while back you spoke with one of my assistants about selling a property in Buckeye over on Valley View Drive.
Nah, wrong number, buddy. Sorry.
Oh, gotcha. Thank you. Not interested. Hey, we talked to somebody though! Let's go! All right, Enrique in Glendale. Man, I, I missed talking to people. You can turn it into $80K? Well, if you give me $15K, I'm not just going to turn your $15K into $80K for free, bro. What monthly budget for PPC would you recommend? I probably wouldn't get into PPC until you have like $30 grand so you can start spending $10 grand a month for a guaranteed 3 months. I would go into like Meta ads first, but I'm not an expert, so take my advice. I'm not an expert on PPC. I've got a company who does that shit for us. I'll give you a cut, lol. How does $10K sound? No, Nick, I already have money to spend on marketing, bro. There's no reason that I would take your money when I just already have money to spend on it, you know what I'm saying? What's your PPC conversion rate? We convert 1 in 10, brother.
The number 6-0.
Come on. All right. What's January?
I don't know.
How much does the average PPC lead cost? It depends, dude. I can't say average because on the low end they're $50, on the high end they're thousands of dollars. So I think our cost per click is around like $100 right now. Damn it, I thought it was giving me an answer. Okay, where do you market nationwide?
Thank you for calling.
Lame. All right, Jane, when does your office close? We typically leave it like— we get here at 9, or day starts at 9, that's when we have our morning meeting. We leave at 6. Shirt makes muscles pop. Thank you, but not really, dude. It kind of covers all these guns up. Honestly, I need to turn this bitch into fucking sleeveless. I need to— I need to turn this thing into a cutoff. Nick, here's the thing, bro. I have 166 people watching right now. In my life. I've got about 4,000 people in my CRM, or I'm sorry, way more than 4,000. We got about 8,000 people in my CRM. There are— how many homeowners live, or how many homeowners in the US? Okay, 65.8% of all Americans live in their own home as of 2022. That's about 230 Americans.
Oops.
All right, what is 8,000 divided by 230? One, two, three, one, two, three. All right, so there is 0.0000347826 chance that the person I call is watching, or not even, it's less than that. There's only 165 people in here, but basically the math is just fucked. Down for some Apex later? Probably not. I've been competing in bodybuilding 5 years, going on 6. Got my IFBB Pro card last year, only 24. What the fuck, bro, that's amazing! Good for you, dude. Alright, back to what we were doing, trying to get somebody on the phone. You ever thought about competing in bodybuilding? I have. But I'm on TRT, so if I were to compete, I would have to be in an unnatural division, and I'm not willing to do any other steroids.
So, you know, your call has been forwarded to an automatic voice What dialer and CRM are you using?
The phone system is Smartphone.io. The CRM is Podio. Do you leave voicemails? No. Why are you taking TRT? Because my test levels are fucked naturally. Hello, Walter? Hello, Walter? What the fuck? Respect for being transparent about TRT, dude. Uh, you'd be surprised how many fucking people are on on TRT. Now that I've started talking about it, everybody's coming out of the woodwork telling me they're on TRT. Why you part your hair in the middle of your head? Because I think it looks dope, dude. All right. Why don't you text blast? Because I find that I have way better results from inbound marketing. Walter didn't want the smoke. Well, we're going to see again. We'll call his ass one more time. One more time.
This is Walt. Please leave your message, please. Jesus.
All right, ladies and gentlemen, I have a call in 10 minutes that I've got to prepare for. Um, kind of sucks that we only really got to speak to one person. That was— that kind of shitty. So Look, I'm gonna really— I'm not making any promises, but I'm gonna be trying to continue to do these lives. I'm thinking next week I might do something different, and instead of cold calling sellers, I'll call buyers and start trying to sell our deals live. I think that could be fun. Um, but hey, I appreciate all of you guys for watching. Uh, it's always good hanging out with you guys. You guys are the GOATs. It's a lot of fun. So thank you so much. Um, we'll end this with two things. Number one is, you guys are interested in Luminary Leads. We have some PPC leads, go check them out. Use code TYSON50 for 50% off your lead. And also, if you guys need some more hair gel, Combat Comb Over. Gotta show you, the people on YouTube as well. Look at this, dude, it's literally Benjamin Franklin with a clean-ass cut. I love that. Their stuff works great. Awesome company. If at the very least, I would go read just the product descriptions, you'll get a laugh. But if you go there, Use code Tyson, get a discount, get you some new hair gel. You'll be looking right. Anyway, thank you guys all for
