CALLING MY STUDENTS LEADS LIVE! | WHOLESALING REAL ESTATE

In this 2‑hour live session, Tyson Smith walks his audience through the entire wholesaling workflow by calling real‑estate leads submitted by his top‑tier students. He demonstrates his "battle station" setup (hydration, energy drinks, Zillow, calculator, scripts), evaluates properties on Zillow and BatchLeads, and conducts cold calls with owners across multiple states (Texas, Florida, North Carolina, Kansas City). Throughout the calls he explains how to assess ARV, calculate offers, negotiate, and decide whether a lead is worth pursuing. He repeatedly promotes a free wholesaling class and a paid mentorship, explains his inner‑circle benefit where he personally calls student leads, and contrasts off‑market wholesaling with on‑market deals involving agents. He also shares opinions on lead‑generation tools (BatchLeads vs. PropStream), the importance of practice in negotiation, and the lifestyle freedom wholesaling provides. The session ends with a call‑to‑action to join the free class and offers one‑on‑one mentorship.

What's up everybody, welcome to your message this morning. Let's get this money, let's do it. Wait, what message are you talking about, Moolaby? I never sent you a message. If you're talking about from TikTok, that is definitely a scammer. That is not me. All right, all right. Will there always be cash buyers? Yes, there will never be. There will never ever be TikTok. Um, give me a sec. There will never be a shortage of people who want to buy discounted real estate in the United States. Unless, of course, somehow the entire United States Army gets decimated, uh, people don't want to live here anymore, um, the country goes to shit. In that case, no, there would not be cash buyers anymore, but I'll have bigger problems. Oh, the text about the upcoming class, that was me. That was me. Can I use this in a market of about $150,000 pop? Yes, you can, though you probably need to get a bigger one. Matt, I can't come to dinner because I'm watching my parents' dogs and Meredith isn't gonna be here and I don't wanna leave those dogs alone in my house. So I've gotta stay here and watch them. Okay, all right, are we live on everything? Am I good? Oh yeah, I need to share. One sec, just let me post in my Instagram channel real quick. By the way guys, if you guys aren't— I have a broadcast channel on Instagram where I post when I'm going live and stuff like that. If you guys want to join that, all you have to do is go to my Instagram and, uh, click the channel and join it. Okay, there we go. Now I just need to set up my screen.
Whoops.
And I'm gonna show you guys how I set up— I call this my battle station. I'll show you guys how I set this up in a second once I have it set up. Okay, resources, document vault, where's my script? You know, you know, I still keep my script up. That's just how it be, honestly. Okay, so let me make sure I don't have any sensitive information on here. There we go. So just to show you guys, by the way, how I do this. "Is putting sticky notes on houses, on ugly houses, still work?" Yes, you have to do it a lot though. "Do you ever sell your deals to hedge funds?" Yes, I've sold deals to many hedge funds. So guys, when I'm making calls, how you have your setup is pretty important. Obviously, we have the hydration, we have the focus, we have the energy drink, we have Zillow and my calculator. Here's the leads I'm gonna be calling, here's the script, and then this computer just has my live stuff. Which, by the way, guys, I am also live on YouTube. So if you want to see exactly the houses that I'm calling, you want to—
oh shit—
you want to see the houses that I'm calling, you want to see how I'm analyzing them, doing my calculations, everything like that, it's all done live. So you just have to go to my YouTube where I'm also live. Okay, what's up, dude? I need that Allo hat. Dude, I love Allo hats. The Allo trucker hat is goated. I've probably bought upwards of 10 of these, this exact same hat in various different colors. But I have to keep buying them because I wear them to the gym and I sweat in them and I ruin them. Though I did hear from somebody that putting your dirty hats in the washing machine is the meta. Okay, let's see. First. Okay, all right, our first property is here in Amarillo, Texas. Um, it looks like a pretty clean property. Cabinets are old, but it's got granite countertops, old appliances, old floors, good yard, brick, brick house. Roof looked good from that picture. Matching cabinets in the bathroom. Doors are all definitely old. Outside looks good. They repainted the garage, got some good curb appeal. All right, okay, looks like they're asking $200,000 for the property. Let's give them a call and let's see what Matt is Let's see what Matt is wanting to do. Let's see if we can buy this house. Hey Matthew, my name is Tyson Smith. I believe that you spoke with my partner about a property over on Purdue Street in Amarillo, Texas you might be looking to sell. India?
Yeah, I'm working from— Yes. Uh, Ben, can I give you a call back here later?
Yeah, no problem at all.
Okay, thank you.
All right, we'll speak to you soon. Bye-bye. Okay, can't talk right now. Um, I'm in the UK looking to start. We're doing research at the moment, but any starting advice? Come to the free class that I'm doing tomorrow. Um, also, with you being in the UK, you need to understand that I don't think it's possible to wholesale in any other country besides the United States. With that being said, you can still wholesale in the United States from the UK. Where you're at does not matter so long as you have a bank account. Okay, this applies to every other country. So if you're like, I'm in Canada, can I— yes, but only in the United States. I'm in Ghana. Yes, only in the United States from wherever you are. Okay, where are you getting leads from, Zillow or another website? Cassandra, the leads I'm calling right now are from my students. So my top tier students, they have a benefit where I will call their leads and close them for them. Now look, it's not guaranteed or anything. It's not you just send me your leads, I'm going to call them right away. It's like, hey, if I have time like right now, I will because I don't have anything else to do today, um, besides sell that house that I got on my last live. If you guys were here, um, what is it, last week on Thursday, I locked up a house for $91,000 and I'm getting pictures back on it today and I think I'm probably gonna sell that thing for like 150 grand. So "Okay, do you have a sub-to contract that I can use?" No, Aaron, I do not give out any of my creative finance docs for free. I only give them out to my students because I don't want you to mess anything up, and you can actually mess shit up on creative finance deals. Okay. "Do you plan to check the market in Florida after hurricane, or is it ethical issues?" I will absolutely. I've already pulled the list in Florida and North Carolina. What do you mean? Absolutely. Okay, let's see. So we were unable to speak with Matt. Let's go ahead and call the next one on this list. Looks like this property is in Phoenix. Okay.
Wow.
It's for sale by owner for $199K. It's nice. Nice, relative. Um, it looks like they didn't do anything with this. Windows that are barred up. Bathrooms look original. However, the staircase could be new. Oh, what the fuck is this? Some of the flooring's fucked up. Kitchen looks good. Okay, how long has this been listed for? 7 days, tons of equity. That's what the homeowner loves about the home. Interesting. Wait, this is for sale by owner for $299,000.
Where is it at? More by owner.
Where is it? Where is this property? Okay, there's not a map view. Okay, here it is, Mountain View Lakes. Okay, so it's over here. Oh, I only have—
I need to get—
okay, so it's right there. So let's see what is sold right here. Condos, you only, only are going to stay in the same complex. So let's see what is sold. What is this? Let's see what's sold in the last 6 months. Okay, this is a 1/1, so we only want to look at other 1/1s. Okay, one sold for $209,000. Or wait, what did it sell for? Because it looks like they relisted it. Oof, okay. Sold for $211,000 and then somebody relisted it for $230,000 and then price dropped it to $227,000 to $223,000 to $216,000 to $213,000 to $211,000 to $210,000 to $209,000. All right, this is for sale by owner and I have no leverage on this guy. So it's not great because he's listed it probably what it would sell for. If I was going to do anything with this deal, I would just offer him, let's see here. Because I'm just going to be trying to sell it for, let's just say, $190,000. Selling cost 5%. Let's just say $2,500 in seller concessions. I need to be offering him $150,000. Okay, I'll just, uh, we'll do it, whatever. Your call has been forwarded. Let's redial him. Did you close the deal with Tequila? Yes, I did, and I'm gonna end up making way more money on that deal than I thought. It'll probably be a $30,000 to $50,000 deal. No, Desiree, I do not calculate the owner's mortgage at all into my offer.
Your call has been forwarded.
All right, no answer from him either. Okay, on to the next. Now I want you guys to understand, now I'm doing this right now, like looking at the houses purely for educational purposes. I want you to understand that I would never normally do this if I was actually trying to make money right now instead of trying to show you guys how to do it. Because look how much time I've already wasted looking at houses of people who didn't even answer the phone. All right. So anyway, we press on. Okay. So this property is in Hallandale, Florida. Okay. Wants to sell as soon as possible. Otherwise you're going to list on the MLS. The asking price is $450,000. Well, that's way over what it's worth. He's retiring, does not have the patience for everything, the property itself. Um, kitchen needs a remodel. Sliding door needs to be replaced. Needs paint. Was a rental property, but right now it's vacant. New ACs 3 years ago. Windows were replaced 10 years ago. New roof 10 years ago. Cast iron pipes have been replaced. He's asking $450,000 for it. So it's a 3-bedroom, 2-bath— wait, what was the square footage again? What site are you using to look at the houses? I use Zillow. By the way, if you want to see actually what I'm doing, I'm also live on YouTube. Where you can actually see my screen, you can see what I'm looking at. All right, it's 1,400 square feet. So let's see what properties have sold in the last 6 months. We have a 3/2, 1,500 square feet, remodeled, that sold for $550,000. Last month. Okay, we have another 3/2, 1,400 square feet, much closer to his property. It sold for— oh, it's now for sale for $620,000. Wow. But it's been up for— okay, interesting. But that sold for $390,000. All right, let's run it at a $550,000 ARV. Definitely going to be $45 a square foot on this, so $60,000 renovation. Um, this is way too much. That's still too much. Let's go to 9%. That looks about right. This puts our offer at $375,000. Cool. Good morning. How can I be sure that you respond back, and where do I send the lead to once I got one? You just DM it to me once after you've gotten under contract, you have photos of it. Hey Tyson, do I have to be a US citizen to get the assignment fee from the title company? No, you just need to have a bank account. What's the difference between Zillow and batch leads? Batch leads is where I get my data, okay? So when I want to find houses in pre-foreclosure and vacant properties and properties properties with liens and all of that. Zillow doesn't have that, right? But if I go to Batch Leads, let me, uh, if I go to Batch Leads, right, if I search any area, I can find all the properties that are, you know, uh, you know, that are in pre-foreclosure, that are vacant, that are tired landlords, that are inherited, they're in tax default, right? And I can get all these people's contact information. And then I can reach out and call them. But once I find out if they want to sell, right? So let's say that I, let's say that I pull this list of pre-foreclosures, and let's say that I talk to the owner of this property that's in pre-foreclosure, right? I'm not gonna— I actually look at their, the, I look at the property and I compare it and I analyze it on Zillow like this, right? This is where I would actually look at the comps or anything like that. Now you can do that on batch leads. I just use Zillow because I'm more familiar with this. I've just always used it. Batch Leads have old data. No, they don't. I actually know how Batch Leads works and I've seen the inner workings and they're updating literally almost in real time. Why don't you use PropStream? You know, I don't use PropStream because you get way less than you do for Batch and it's way worse. With, with your basic Batch Leads account, you get 10,000 skip traced properties a month. On PropStream, I'm pretty sure you have to pay like 8 cents a record for skip tracing, and you don't get any credits per month. So that's $800 that you get just by having a Batch Leads account rather than PropStream. Not to mention, now the data is gonna be more or less the same, but I think that Batch Leads skip tracing is better too. How do we determine investor profit? What's considered too much or too little for the end buyer? James, I want you to think about this. Think about this. If you were actually gonna flip a house, if you were gonna flip a house and you were gonna spend your own money to flip a house and you were gonna buy it for $400,000 thinking you were gonna sell it for $550,000 and you had to put $60,000 into it, how much would you wanna make for it to be worth it to you? Would you do that deal for $20,000? Would you spend $400,000 on a house and put $60,000 into it to make $20K? Probably not, okay? Now, this is something that kinda depends market to market and also depends on you know, how expensive the house is. But more often than not, you're gonna be somewhere at minimum $20K. And then everything after that, you're gonna be around 8 to 20%, just depending on how many repairs are necessary and how expensive the house is. All right, best dialer, batch dialer. How do I join the Wholesaling 101 class? Just sign up for the free class that I'm doing tonight. Scythe is hype. You can sign up for that using the link right underneath this live. So as you can see, right here is the live. Scroll down, click here. Here's where you sign up. You just click this link right here, then you sign up. Okay, do you own We Buy Homes cash or just work for them before? I own it. Okay. What's the best sites to find motivated sellers? Come to the free class that I'm doing tonight, or I'm sorry, doing tomorrow, and I'll show you how to find motivated sellers. But there is no best site. There's just multiple different ways. They all work. It just depends on what you have the money for. And there are free ones. It just depends what you have the money for and which ones you're most consistently using. Okay. What's the best title company out there? There is no best title company. I already signed up for the free class. Perfect. We will see you there tomorrow. Is there any resource such as a book that you recommend to learn/polish negotiation skills? Desiree, I'm about to give you some hard truths. There is no fucking book that is going to teach you how to negotiate. You're simply not going to get good at negotiating by reading a book. The way you're going to get good at negotiating is by Negotiating. Practice. Okay? The best way to get good at this is by putting in the reps. Making calls and practicing negotiating. Now sure, there are some books that are gonna teach you little things that you can use, but that's not gonna be the difference maker. Okay? You can go from, you know, a D-level negotiator to an A-flat level negotiator just by practicing. To get from A to an A+, yes, that's when you need to look at some resources, get some training, some mentorships, read some books. But in the beginning, just practice, okay? How do I sign up for the free class? Luca, hit the link in my TikTok bio that says whatever. It's the only link if when you go to my profile and then click the link that says free live class and sign up for it. All right, anyway, back to what we're doing here. Which is— let's see, this isn't even the property. I need to pull that up again.
All right.
What is this guy's name again? Carlos.
Hello?
Hello, Carlos. Who is this? Hey, Carlos, my name is Tyson Smith. I was calling about your property over on Southwest 4th Street in Hollandale.
I was just—
I was calling to see if you might be interested in selling that property.
$450,000.
You'd be interested in selling it for $50,000?
$450,000.
Gotcha, gotcha. I was just playing, I was just kidding around. Okay, okay.
I'm having lunch, so I'm not playing.
Okay, understood. Well, is there a better time I could give you a call back, get some information about the property? Okay, I'll give you a call back here. I'm very firm on the property, on the price, and I'm not going to give it away.
I'm not a lowballer, please don't insult me.
No, that would never be my intention. Alright, Carlos. So, we'll give him a call back. Now, this guy's busy, but immediately what I wanted to do there is basically tell him, hey look, I totally understand, I'm not here to make lowball offers, I'm here to buy a house. What I need to do is ask you some questions about the property to see if I'm gonna be able to pay the price you're asking for. Does that sound good? And then we typically can move into it. But can't win 'em all. Okay. Do you ever wholesale on-market properties? No, I do not. I don't do any on-market deals whatsoever. I don't like dealing with realtors. I don't like people shortening my inspection periods. I don't like people making me give them non-refundable earnest money deposit. I don't like any of that. Thumbnail got you looking dirty, bro? Oh, really? It's alright, we'll live. We will live. Alright, who's next? Property in North Carolina. Let's check this out. Tyson, I can make the free class last week but I couldn't find the recorded live. No problem, Nana, I'm doing another one this week. It's tomorrow, get signed up for it. Link in my bio. Okay, 3-bedroom, 1-bath, 1,000 square feet. Okay, wow, apparently she's asking around $50K. We like that. We don't have any other information though. How do you pull your list on batch leads?
Please leave your message for Yo, what's up, Anthony?
How you doing, brother? Yeah, Angel.
Hello?
Hello, Dylan.
Uh-huh.
Hey, Dylan, my name is Tyson Smith. I wanted to give you a quick call about your property over on Pendleton Court. Would you consider selling that property?
Uh, yes, but can you submit an email and information that you're trying to, um, with all the details so I can have it discussed with my lawyer, please?
Yeah, absolutely. What kind of details would you like me to put on that email?
What do you normally do when you buy property?
So I'm typically looking to purchase properties, and we do a number of things depending on where it is. More often than not, we're looking to buy them, in some updates and then we resell them for a profit. But sometimes, like in this case, this could be a property we might want to hold on to as a rental property. Sometimes in other places we hold them, we make them Airbnbs, all sorts of different things.
Okay, can you send me all that information?
So I— like, do you want me to put on an email just that I'm interested in purchasing your property so that I can, uh, email that?
What you're just saying to which, you know, what, what Sheriff, you know, trying to do to the property as well.
All right, sure. Give me just one second. Let me get your email. Hold on a minute. Alright, the most annoying thing ever. Now this is a girl I really actually want to talk to because she had spoke to my student and said she wants to sell for $50K and I can pay $50K for this house. So, um, She said she wants an email. Now notice that right there is a smokescreen, right? She says, oh, can you send me an email? What the fuck do you want on an email? What am I gonna send you an email for? Like, what am I gonna put on that email, right? So that's what I asked her. She said all of that information, which is a bunch of just bullshit, right? So is what we're gonna do is we need to call her back and we just need to let her get her guard down because obviously she's freaked out from somebody, right? She's over here talking about I need to review that with my attorney. I just want to say, hey, listen, lady, your house is about $100,000. You don't have an attorney, okay? And that's just the fact of the matter. But we were unable to sidestep it. Oh well, we got caught. Two people who are busy right now. Shit. Are you using LeadZoho leads right now? No, Scythe. These are leads that my top tier, my inner circle students have submitted to me to call. A benefit of joining the Inner Circle is that on times like this, I'll jump on and I will call your leads, and if I lock it up, I give it to the student for free. They don't have to pay me anything or they don't have to split it with me. It's just something I'm doing so that I can be helpful. And then I'm gonna message all these people and let them know, hey, here's how the conversation went, here's what I would recommend you do next, assuming I didn't get it locked up. All right. I'm not seeing your link in the bio so that I can sign up. All right, give me a sec, let me show you. TikTok.com. All right, so when you go to TikTok.com and you go to my profile there's a link right here. When you click it, you'll be brought here. You then click free live wholesale training, and boom, here's where you sign up. You just click that, enter in your info so I can send you the link. Boom, click this button right here, press register now, and you'll be in. Okay, that's all you got to do. Alright, okay, okay, we have another property in Kansas City. Uh, no, Robbie, go close— go call that and get it locked up yourself, bro. What do you mean? You know what to do. Okay, this property, um, let's see, 4-bedroom, 1-bath. How the fuck did they fit 4 bedrooms in this? It's 1,200 square feet. Those are some small-ass bedrooms. Okay. Built in 1911. Mentions that the house needs a little bit of modern revamp. It's a pretty old house. Asking $90,000.
Okay.
Now, this is probably just not even a house I'm interested in calling. Er, yeah, it is. Never mind. Basically, I'm checking to see if there's properties that are selling for above $100K, which there are. But if there aren't properties selling for above $100K, I won't even call it. It's just no money to be made. ARV is $135,000.
AKA—
wait, hold on. $125,000, 1,200 square feet, $35 a square foot, $40K. Let's make this so it's We need at least $20K here. Boom, I can offer $34K for it. Okay. All right, let's call him. I already know everything about the house. See, this is what years of experience will do. The reason why I can do that so fast is because I've done this thousands and thousands of times, by the way. Okay, what is this person's name? Joseph. Uh, yes, Nick. Hello, Joseph. My name is Tyson Smith. I wanted to give you a quick call about your property over on Bellefontaine Avenue. It looks like you had spoke with my partner about possibly selling the property.
Yes, I did. How you doing today?
Good. Have I caught you at a bad time?
Um, I got a few minutes. What's going on?
Perfect. So what I wanted to do is take about 5 or 10 minutes just to gather some additional details about the property, and after that we'll be able to make a cash offer for you in writing in your inbox. Does that sound good?
Sure.
Right on. Um, so while I'm getting this property pulled up real quick, uh, can you just sort of catch me up to speed? Uh, what's got you interested in selling the place?
Just wanted to put a I want to do another deal with a different piece of property.
Okay. Is this something you originally bought as an investment?
Yeah, this is an investment property from the beginning.
Okay. Is there anybody living in the property?
Yes.
Are they—
it is tenant occupied.
Tenant occupied. And do they have a lease or is it month to month?
No, they have a lease.
Okay. And when is— how long is that lease till?
Um, I believe they moved in In, I'm gonna say, May.
Okay, okay, so like 6 months left on it?
Yeah, at least, maybe a little bit more, but at least 6 months.
Okay, and can you tell me about the lease terms?
Um, so year lease, and $1,250 a month.
You said $1,250 a month?
Okay.
And, uh, who pays the utilities?
Tenant. All of them? All of them.
Okay. And, uh, how have the tenants been so far? Have they, uh, been on time with rent?
Yeah, she's had, you know, one late payment, but so far so good on time. Okay.
Is it, is it through Section 8, or is this just a regular—
this is straight, straight rental, no Section 8.
Okay. Um, could you tell me about the condition of the property? On like on a scale of 1 to 10, with a 1 being we need to tear it down and start over and a 10 being it was fully remodeled yesterday, how would you rate the condition?
Uh, this is probably 7.5 to 8.
Okay. And what would we need to do to make it a 10?
I guess if you wanted to modernize it a little bit more, if you wanted to add dishwashers and just do some modernization in the home. That's pretty much it.
Okay. Um, has the, has the property had new flooring done anytime in the last 5 years that you know of?
Yeah, the flooring is probably 3 and a half years old.
Okay. And you said it doesn't have a dishwasher. Is that the only appliance that's missing?
It doesn't have a dishwasher.
Okay. Are the appliances in the property, um, are they like black, white, stainless steel? Could you describe them to me?
The appliances there, uh, let's see, appliances. The refrigerator is hers, so I'm not sure what, what color it is, but the stove is black.
Okay. Um, do you know what color the cabinets in the property are?
Tan, like a tan. Actually, no, they're not. They're black color. They're black.
Um, are the cabinets in the bathrooms the same? Are they different? I'm sorry, the bathroom?
They're the same make, but they're not the same color.
Okay.
They've been painted. The ones in the kitchen have been painted.
Understood. Um, has the bathroom been remodeled at all?
That it wasn't remodeled, but it was— it's in decent condition.
Okay. And then what kind of countertops are throughout the property in the kitchen and bathroom?
Nothing high-end. It's just your basic For Micah? Yeah, it's just your basic, basic countertops. Okay.
Um, is there— do you know when the last time the roof on the property was replaced?
About 3 and a half years ago. Okay.
Um, how is the property?
It—
does it have, uh, an HVAC system?
Yes.
Do you know how old that is?
Uh, less than, less than 2 years old. Okay. Water tank too. The water tank's, you know, all of that. Yeah.
Okay, nice. Um, has the plumbing ever been redone?
The plumbing was redone since I purchased it, so it's got, you know, not PVC, uh, PEX, PEX all the way through the home.
Okay. And then how about the electrical system?
Same thing here, same as the— I did everything. So you think about it, electrical, plumbing, I did it all.
Okay, so based on the property's current condition, um, sounds like you've taken care of all the major stuff as far as, you know, the roof, electrical, plumbing, HVAC. And it sounds like the only thing that would really be left is just some modernizing of the property. Uh, what do you feel is a fair price for the property in its current condition?
My ask is $90,000.
Okay, $90,000.
Yes.
Okay, and if we were to purchase the property entirely as is with the tenant in place, um, you don't have to make any repairs, do any sort of cleaning, anything like that, uh, we were to pay all of the closing costs and there were absolutely no realtor fees, what's the best price you could do?
That's, that's my ask.
Okay. So if I could get you an offer in writing for $90,000, what would be the next step?
To figure out when we could close. Okay.
And in an ideal world, is this something you'd want to close soon, or?
I'm not in a hurry. Like I told the guy yesterday, I'm not hungry for cash or anything like that. I don't need to sell. Gotcha. I just want to do something different.
So, understood.
And I'm not going to take peanuts or pennies from the dollar from a property either. So, gotcha. I'm not in the, um, in the game of giving it away. I'm not.
Understood. Understood.
I just want to let you know that.
I, I hear you. Well, I, I mean, I can already tell you're not. I mean, with, with you having done everything in this property that you did do, I can tell that this isn't your first rodeo.
I own other ones as well, so Gotcha. This one, I'm willing to do something different with.
Okay, that makes sense. All right, well, I believe this is all the information I need right now. Let me take this on over to my underwriters, and they will let me know if this is something we can do at $90,000, and I'll give you a call back shortly, okay?
Appreciate it. Thanks.
All right, thank you. Talk to you soon.
Bye. Bye-bye.
All right, so that's a great example of somebody who's not a lead. Now, he does want to sell, but he's absolutely a retail lead. So, is what I would do in this case, or what I'm going to do, is I'm going to refer him to an agent in Kansas City. Now, you can only do this if you or somebody on your team is a licensed realtor. I'm not a licensed realtor, my partner is, so I'm going to have him refer this guy to an agent in this area who can sell the house. Because he's definitely going to be able to net $90,000 when he sells it. However, I would be offering him— let's see here, I got to adjust my repairs. I would be offering him $43,000 and looking to sell it for $63,000. So that's going to be nowhere close to what we're looking for. Now, typically, if I wasn't going to refer this, I would still call him and make the offer. Because that's just another fishing line. You never know what could happen. The worst thing you could do is prejudge what somebody's going to say about your offer. But I don't want to do that right now because I don't want to ruin this relationship with him where I think that I have a high chance of getting a realtor who would be able to list this property for him and be able to make some moves. Okay. Um, so that's the move. That is the move. Okay, I really, I really want to talk to this D'Lynn lady because it's— what I'm gonna do is text her. So I'm gonna do is text her and say, hey, this is Tyson Smith again. I called you earlier. About possibly purchasing your property at— or your property on Pendleton Court. If you would like to text me your email address, I can send you Some information on me and my company.
Cool.
Okay, what is today's date? I have no idea. I don't even know. I don't really look at the dates too much. Let's see, it's a— it's October 9th. I just looked at my computer. I never know what day it is. I don't know what day of the week it is or what the day is ever, and I barely ever know what time it is. Honestly, I'm not just— I'm just not very good with time. And one thing that I love about wholesaling, it has allowed me to create a life where I do not have to, like, I don't have to set alarms, I don't have to keep appointments. Guys, like, let me show you guys my calendar. Let me show you my calendar. This is what my calendar looks like. I have a mentorship call that I did with my students, and then tomorrow I'm going to be doing some live calls, and I have my, my class after. But this is what my day looks like today. This is what my day looks like every single day. And look, this is— this, like, let's see what we're doing next week. Next week, boom. Okay, that's what I like about wholesaling. I don't have to keep appointments. I get to do whatever I want whenever I want. Okay, okay, I've heard people on and off about this, but how do you feel about wholesaling through agents? I don't do it. I don't do it at all. I've done it one or two times. Every single time it's been a gigantic pain in my ass. Here's the deal: if you have some money, it can be fine. It can be a good way to do things because, you know, these are people who already raised their hand, say they want to sell. But here's the deal: When you're doing on-market through agents, you now have to deal with agents. Agents do not want to use your contract. They want to use their contract. Is their contract even assignable? Who knows, right? Do they want you to give a fuck ton of earnest money deposit? Absolutely. Do they want to make the earnest money deposit non-refundable? Yes, they do. Do they want to make sure that you do not have a long inspection period? Yes. There are just so many forces going against you, not to mention Um, when it comes to dealing with agents, like, the person who goes and lists their house on the market with the real estate agent is just not going to be the most motivated person. Are some of them? Yes. But you're going to be able to find way more motivated people off market who are going to be way more likely to sell their house for way less than what it's worth, so you can make more money. I do not do on-market wholesaling. I've tried it. I do not like it. I have a deal in Chicago. Would you be interested in buying?
No.
Would you suggest having somebody on your team, if not yourself, get a license for referrals? It's not like the highest value thing to do, but yes, eventually it can be a good thing to do because it can really help. Like, I mean, at one point we were making an extra $15-20K a month strictly off of referrals, and like, that's money that you barely have to do any work for. Because when it comes to referring, it's like you have a 5-minute conversation with somebody and then you just say, hey, How about I, uh, this isn't a good fit for us. I do know an agent in your market who's absolute fucking rock star. He'll be able to get you the most amount of money. Would you be open to talking to him? Half the time they'll say yes. You send it over. If that person closes and they get them to list, they go list the property, they do everything, they do all the work, and then you randomly get a check for a few thousand dollars later on for literally a 3-minute conversation. So yes, it can be helpful, but it's not a huge needle mover. When you're calling an owner, what do you say when they ask you what you plan on doing with the property? I'm planning on making money with it. Who knows? I could flip. I did— all depends on what the property is, right? What the condition is in. Should I fix this up, flip it, keep it as a rental? Should I fix it up, sell it for a profit? Should I make it an Airbnb? Should I demolish it and develop a new piece of property on it? Who knows? Are you looking for houses in Buckeye, Arizona? Yes, I would buy houses in Buckeye for sure, for sure. Let's see if Delin texted me back. She's not. Okay guys, if you have not already, hit the link in my bio, sign up for the free class.
