CLOSERS OLYMPICS AUDITION TODAY | WHOLESALING REAL ESTATE

In this YouTube live stream, Tyson Smith conducts a real‑time wholesaling session while preparing for the Closers Olympics audition—a competition where wholesalers close deals live before judges. He cold‑calls a series of leads, discusses lead sources (iSpeed2Lead), qualification, and handling objections. Throughout the stream he shares his business metrics (average deal size $16,200, target $22,500, goal of $15 million annual volume), explains quarterly rocks from the Entrepreneurial Operating System (EOS) and references the books Traction and Rocket Fuel. He outlines his wholesale methodology, contrasting traditional assignment deals with novations that allow retail financing via MLS listings, and details his CRM setup using a custom Podio system. Tyson also talks about team scaling (10 acquisition reps, 6 disposition reps, 21 total staff), marketing spend, and the math needed to hit his $15 M target. Interspersed are personal anecdotes about his new house, buzz‑cut lifestyle, clothing preferences, health, and opinions on realtors, ethics, and the Federal Reserve. He engages with the chat, sets community challenges (water intake), and emphasizes a no‑argument policy with internet strangers. The stream ends with a recap of his goals, a call to watch his YouTube channel for deeper training, and a reminder to follow his process.

What's up, Baddie? S-H-O-J opinion on Chris from MrBeast. Who is Chris from MrBeast? I know MrBeast, he's a G from what I've seen. All right, let me edit this. Okay. Monk mode, yes sir. Can you play alone? No. Average deal size or does it vary? I mean, it does vary, but we still have an average. Right now it's $16,200. Our goal is to get that to $22,500 by the end of this quarter. So that's one of our quarterly rocks. If you guys have ever read the book Traction or Rocket Fuel, it talks about something called the entrepreneur operating system, and it's basically a way of running your business. And part of that is by having quarterly rocks, which are the big things we're moving towards so we can continue to hit our quarterly and yearly goals. Is that Tyson Smith or Bradley Martin? No way, bro. Do Bradley Martin is— dude, I'm not sure. Okay. Bradley Martin is jacked. He's huge. What he's built is like amazing. Zoo Culture, Raw Gear, all that stuff is awesome. But I don't know, like, I don't know if I ever met Bradley, like, if we would fucking vibe. All right. Okay, we're live on YouTube. We are pulling up our leads. It's gonna be a good day, boys. Today is the auditions for the Closers Olympics. So I'm auditioning. The Closers Olympics is a competition where a bunch of different wholesalers, we get on live and we close deals. It's like a competition. There's judges and basically they're trying to figure out who is the king closer, who's the best at closing deals. Now you guys already know that's me, so that's perfect, but we got to show the rest of the world. So that's what's up. What was the name of the books you just mentioned? This one right here, Traction. It is by Gino Wickman and it's basically, it talks all about how, this specifically talks more about the difference between integrators and visionaries, which I don't really subscribe to that idea. But Rocket Fuel talks about the EOS system, which is if you're a business owner, you're looking to start a business, a really great way to kind of organize, run your business, plan for the future or whatnot. That haircut fire. Thank you, Hoodie Harris. I appreciate you, brother. Yo, what's up, Ben? Good to see you here, man. RJ is the best closer. Yo, Nomadic Sage, that's facts, bro. That's facts. RJ is the king closer. He is fucking insane. I've talked about that before, bro. Like if you guys have ever watched RJ close deals, he is an absolute master. It's watching a fucking artisan. Like that man knows his craft. He is so fucking good at every single part from handling objections to disqualifying leads and just getting people to feel comfortable to go ahead and move forward with him. It's so impressive what he's able to do. Every single time I see him on the phone, I'm just, I'm like, holy shit, like this is truly a master. You use any PQ? No, that's a Jeremy Miner guy, right? That's his system. I'm not familiar with it, but I've only heard great things. Do you do any email campaigns? Not really for wholesaling, no. What's up, Cleat? How you doing today, brother? All right, let's see here. We'll go ahead, we'll step on into the uncontacted bucket. We've only got 16 leads in here, so we'll run through, we'll spin, we'll spin the block on these a couple times. We'll see what's up. Dream car, dream, absolute dream car. If I could pick any car, it'd be a Ferrari LaFerrari. You know, Eric Ander. All right, we got this 4-3 in Sugar Hill, Georgia.
Your call has been forwarded to an automated voice messaging.
She don't want to talk right now. We'll go ahead and we'll call her again. That's what's up. Do you leave voicemails? No, I do not. Going to Bama, majoring in finance just to work for you. Let's fucking go, bro. Tell us about the Olympics. I'll call in for it. So that's not exactly how it works. They provide us leads. All right, yo, what's up, uh, GJWAPU, how are you? Chop the flow, Trevor. We did, bro, we're fucking— we're buzzed up.
Your call has been forwarded.
Yo, what's up, That Dude FRJ, how you doing, bro? Good to have you in here. All right, let's see, we got John of Baltimore, Maryland. Dude, I haven't done a fucking Baltimore deal. And I just, I hear only good things about Baltimore.
John Green.
Do you guys think that's the actual John Green, like the writer John Green? All right, let's go, baddie! That's amazing. That's what you got to do. You're debating buzzing my head. Let me tell you guys, dude, a buzz cut is amazing for summer, especially here in Arizona. We're always hopping in and out of pools and whatnot, dude. I can get ready like that, bro. Like, I need to be somewhere, boom, I'm ready. Like, there's nothing else that needs to be done, bro. I can fucking just like throw on deodorant, boom, I'm good to go. Like, I'm fucking mobile with the buzz cut. Hey Tyson, good growth mindset, stay swole. Appreciate you lighting the world. Thank you, dude. Ever thought of tech sales? I have thought about it in my head and made some observations, but no, it's not something I've thought, oh, I'd like to leave my business to go do. Yo, thank you, Reese. I really do appreciate that, man. Thank you, Tanner. Thank you, bro. Ever done door-to-door? I have not. I have no experience in door-to-door, but one of my best friends is really good at door-to-door. He sells solar and he talks about just how beneficial it's been for him to develop his sales skills, and he crushes it doing that. I think that if you're good at door-to-door, there's no reason you can't make like $100,000 to $300,000 a year. All right, we got Eric. Meridocha Street, where the fuck is this? Yeah, it's absolutely feasible to do real estate on the side. All right, no answer from Eric either. We'll call him again though, that's what's up. You already know.
Hello?
Hello, Eric?
Nope, Eric, this is not Eric. Wrong number.
Oh, gotcha. This isn't the owner of that property over on Maradoccia Street?
Nope, I sure— nope. Mm-hmm.
Gotcha.
I live in East St. Louis.
Oh, gotcha. Well, I'm sorry for bothering you. Do you happen to have any property you might look to sell?
No, I sure don't.
Oh, gotcha. Well, hey, I'll go ahead and take you off our list. I do appreciate your time.
All right, not a problem.
Have a good one. Bye-bye. Okay. You always got to confirm, bro. Even if it's a wrong number, you never know. He might get on the phone. We need less business content, more bicep content on IG. Dude, Christiana, I know we do. We do. We do. I haven't, I haven't got the videographer to film a gym session a minute. I need to get it back on that. Don't show up on video calls in a t-shirt or some gay stuff. What do you mean? Oh dude, my allergies are fucking me up. I woke up in the middle of the night, just throat itchy as a motherfucker. I was like, like fucking trying to itch it and shit. Fucking did it so much I gave myself a sore throat. But then we pop some Zyrtec, good to go, back on the fucking field. All right, how are the taxes in Arizona, bro? Fuck, I mean, state taxes, whatever, bro, but those fucking taxes, man. I just like, I got beef with the IRS right now. You should absolutely dress well for a Zoom meeting.
Your call has been forwarded.
And also you should still be early to Zoom meetings as well. You don't need to be as early as you would to an in-person interview. Like I had it, we had an in-person interview today scheduled. For noon and the guy didn't show up till 12:05. We're like, nah, bro. Like, nah, like, you can't show up to the interview on time. Like, we just fucking— we told him to go home. And it's a shame too. The guy looked really qualified. He seemed like a good dude. You live in a home or apartment currently? I currently live in an apartment, but I actually just bought my house today. We closed on it two days ago. So I'm moving in sometime next week, I believe. I'm fucking stoked. Um, it's crazy fucking raw. Closing was a huge pain in the ass, but we got it done. So, need to own property to write off depreciation. That is facts. Congratulations on the new home. Thank you, bro, I appreciate it. Sage moving in with Meredith. I've been living with Meredith for years now, bro. Fuck you. My throat does not feel good. No, Baddie, we bought it just with a conventional mortgage. Congratulations. Thank you. Thank you, dude. So you didn't even do the interview? No, sent him home. How big is the new home? It's just under 1,800 square feet. It's not fucking a mansion or anything. Did you get the new house from a lead?
Nope.
Bought it on market. "Where should I shop? I'm big and tall." I've got no idea, bro. This shirt I'm currently wearing is from Theory and I fucking love it. It's my favorite shirt. You should check out there. "Do you do any lives calling sellers yet?" That's what we're doing right now, bro.
Your call has been—
For some reason, none of them want to talk. They just know if they get on the phone that fucking it's time to sell their house. They just know. They can feel it. What interest rate? We're getting absolutely boned on the interest rate. We're paying like above a 7%. It's like a 7.3. It's fucked. But hopefully it'll go down and I can refinance. Absolute fucking bonage on the interest rate, though. No, I do not hold a real estate license. Come on, Fang of Clinton, Mississippi. Fang.
Your call.
We got to call Fang again one more time for the people. I want to speak to Fang. Should come down for a refinance. Yes, that's what we're hoping for. Hopefully we'll be able to refinance out by the end of the year. Brooks, no, just theory, T-H-E-O-R-Y. Why are you buying now with interest so high? Because my lease is up and we found the house and absolutely loved it. Even though the interest is high, I mean, it makes our payment fucking higher than it needs to be, but it's fine. I mean, we'll like, we can deal with that now and we'll refinance out in like, You know, by the end of the year, hopefully.
Your call has been forwarded.
All right, no answer from Fang. That's fucking lame. We'll go to Velia. Velia. LA lead. I love me some fucking Los Angeles leads. I'm all about that. I'm all about that. Is working in refinance a good job? I don't know how you work just in refinance. I guess you'd be a loan officer that just specializes in refinances, but I think it depends on the market, depends on how good you are.
Please leave your message.
Wow, dude, no answer again. All right, we're getting out of the fucking uncontacted bucket. We're going into the lead bucket. We're gonna go find something. We'll make something out of nothing. What the fuck is going on today, bro? I'm trying to— I'm trying to chat. The fuck? All right, how reliable is Zillow for estimates? It's— it depends. Like, if you're in a super suburban area, there's a lot of really good comps and it can be great for, uh, estimates, but it's never accurate. You can't rely on that number. What happens to the leads you could buy? What do you mean? Day one, yo, do you smoke weed? Yes, I do. All right. Tyson, you're the GOAT. Stoners, thank you, bro. I appreciate that, man. Let's call buyers. Not right now, bro. I'm trying to get some practice in before I do my audition for the Closers Olympics in in an hour. Okay, here's the lead bucket. Let's go. Okay. Okay, sort last activity, oldest first. Let's ride. Yes, King Gibbs. Another cut.
Another cut. Good afternoon.
Hello, Mr. Perez?
May I ask who's calling? I'm sorry.
Yeah, this is Tyson. It looks like you'd spoke with my assistant about possibly selling a property over on Euclid Avenue.
Uh, no, I'm definitely not selling that property. Um, I've been telling the 300 people that have called me that that property is not for sale. Don't know how, uh, it ended up on any listings or anything, but it was not by my hand, uh, or Dewey.
Oh, gotcha. Well, I totally understand. Um, do you have any other properties you might be looking to sell?
Not, not in the state, no.
Okay, that's fine. We actually buy nationwide.
Not anything that I'm currently looking to sell right now though.
Oh, gotcha. Alright, well hey, I totally understand. I appreciate your time. We'll go ahead and take you off our list, okay?
Thank you so much, sir.
Have a good one, Mr. Perez.
Bye-bye.
Lame. Alright. Keep preying on older people and hurting them though. So Wyatt's Dungeon. Did that guy I just talked to you sound like he was older? And it did also sound like I was preying on anybody. I'm calling people who have answered our fucking ads saying they wanna sell their house and I'm making them an offer. Preying? Dog, you don't know what you're talking about. Tyson, did you look into an adjustable rate mortgage loan? No, I would never buy real estate on an arm. Look how defensive you get. I do get defensive, bro. You're trying to say that I'm scamming people, that I'm taking advantage of people. You're making a direct attack at how I make my livelihood. I'm very proud of what I do, and you know what? So are the people I work with. Do you know how many times I've had people come to me and say that I am literally an angel? They've said, "You must be an angel. You were able to take care of this problem when nobody else was. You were able to buy my house and get me to where I wanna go." And how excited they are. But now I got you over here saying, "Oh, you're taking advantage and scamming people." What is it that you do, man? I'm out here, we out here, we help people, we make money doing it, absolutely, but I'll tell you what. I have dealt with buying houses before in the traditional form, and it is fucking terrible. It is so bad, dude. It's really hard for people. We show them an easier way to do it. We make the real estate experience better for our buyers and our sellers. I've already been banned in multiple states with strict laws, bro. I disclose to everybody exactly what I do. It says right there in the black and white in my contract, I'm a wholesale buyer. I'm going to sign this contract for a profit. Like, I'm straight up. But nah, dude, you, you're, you're the, you're the ethics police. You're over here like, oh no, what you're doing, you're fucking scamming people, bro. You're sitting on TikTok at fucking noon watching me do it. Now listen, I don't blame you, bro. You're probably just operating off of bad information. You've probably never done this, but oh, you have your license, so you're a realtor that's butthurt that somebody else is making money in a way that you don't know how to do it. MC Hammer time. The Closers Olympics is a competition that wholesalers do where basically they invite wholesalers to come on and close deals live, and there's a panel of judges and they figure out who the best closers are. Dude, realtors are big mad at wholesalers, bro. They're like, oh, there's a different way, like they're not working with me, so I fucking hate them. Come on, bro, there's more than enough for everybody, and every single house that I'm buying isn't gonna be great for for you to list and sell. True, Brandon. Not all realtors are bad. Not all realtors. There are good ones sometimes. Is it live? The audition, I don't know if it's live or if I'm going to be able to go live during it. But the actual event is going to be live. Wholesaling is dead. Wyatt, you're a realtor? How many deals did you do last month? Any realtor with half a brain can agree with me, bro. Half the realtors only got half a brain, dude. Let me tell you, how many deals did you last month? Let me, let me go to your account, bro. If I click on your account, I know that you're not showing you closing deals, but you can go watch my videos and you can see just countless just deals I've locked up, what we're doing with them, money we've made. We list warehouses, bro. Okay, so just tell me, you can just admit, bro. If you're not doing deals, that's fine. Listen, Wyatt, I want to help. I actually have programs exactly for people like you who are struggling in real estate. I got you, bro. Let me help you. How can we watch the Olympics? Appreciable L, you can get your tickets for the Closers Olympics at www.closersolympics.com. All right, we got Carl. Apache Junction.
The subscriber you have dialed is not—
psych, we don't got him. We don't got him whatsoever. Are they real deals, real leads? Yes, they're all leads generated from iSpeed2Lead. The Closers Olympics is sponsored by iSpeed2Lead, I believe, I think. But basically they just give you leads, you call them, close them, it's what's up. What kind of bracelet is that? It's a David Yurman bracelet. Real estate agents make bank and are not going anywhere. Well, here's the thing, bro. I think real estate agents are actually going somewhere. I would be very surprised if the real estate agent was still a career in the next 10 years. But there are absolutely realtors who make a ton of money. It's that— that's no secret. Look, it's just different strokes for different folks. All right, we got Robert, another Phoenix lead. Hello, Robert?
Yeah.
Hey Robert, this is Tyson. I was calling to see if you were still looking at selling that property over on 7th Ave.
Uh, it's on the market for sale for $1.1 million. Are you interested?
Perfect, perfect. Well, yeah, I'll absolutely go ahead, take a look at the listing, and we'll make an offer through your agent.
Okay, sounds like a plan.
I appreciate it, Robert. Have a good one.
All right, thank you.
Bye-bye. Not gonna do that. But we will call him again in 3 months and see if it's sold. Yo, Tyson, what if you don't have enough cash buyers in the area? I'm trying to sell my vacant lot. That's why I sell all my deals on the MLS, brother. That's what's so amazing about Novations, about the strategy I use to wholesale, is you don't need to have a buyer's list, dude. You can just list properties on the MLS and the buyers come to you. Listen, guys, guys, guys, here's what I've learned about arguing with people like Wyatt. I can't remember who said it, they said you should never argue with stupid people. They'll dumb you down and then beat you with experience.
Your call has been forwarded to an automated voice.
All right, Michelle didn't answer. We got Angeline of Mesa. Come on, Angeline. Do you sell them on the MLS with an agent? No, we list it with a flat fee broker. Where's the bulldog? Creatine 34, the bulldog doesn't come to the office with me every day.
Your call has been forwarded.
Come on, Angeline. Let's hang out. Alright, I don't know how to say this name. M-A-G-E-D. Hmm, interesting. Peru, I'll explain how novations work, just one second. So, a novation is another real estate agreement. It's called a novation and identification agreement. And it's what it allows you to do is substitute your original purchase agreement with a new one, provided that many of the terms stay the same. Things like the purchase price, close of escrow, title company, things of that nature. That's all specified in the novation agreement. But because we can substitute, then we can allow for a new purchase agreement that will allow for retail financing, bank financing. Somebody can go to a bank and get a loan to purchase the properties. With regular wholesaling, you can only assign your deals to a cash buyer because conventional banks won't pay assignment fees. So with Inovation, we're able to sell to retail buyers using bank financing. Here's the thing about retail buyers, they pay the most amount of money, right? Retail buyers don't give a fuck about what the ARV is or what their cash on cash return's gonna be. All they care about is getting a great deal, finding a new home for them and their families. So we're able to sell the properties to them. It's a win-win situation. We're able to get the seller more money and we're able to get a great home for somebody who's looking for it. It's really the best way to do things. All right, Chan— guys, we've been live now, I don't know how long, at least 20 minutes, and not a single person has picked up. Come on. All right, Chandra. Chandra.
Please leave your message for 6029.
Yo, Nick, I do appreciate the weights, but let me tell you, brother, save your money. You do not need to send me gifts. If you want to show support, just go ahead, tap the fucking— tap the screen. Let's get some likes up in here. But I do appreciate you, bro. Hey, listen, dude, I tried to be a realtor. I was no good at it. I tried it when I was 18 years old. I just didn't really much— I didn't care for it very much. I much prefer the frame and the relationship you have with your clients as a wholesaler as opposed to being a realtor. But that's just me, man. Look, what I like— just because I don't like something doesn't mean that everybody else needs to not like it or love it, whatever, you know. There, look, my girlfriend's a realtor, bro. Money prints every day, bro. Dude, I love it, Nick. I love it, dog. Always good to have you in here, brother. Don't spill on that shirt, bro. This shirt's like fucking resistant to stains and shit too. Cause I'm a messy fucking guy, deadass. Like it's just like, it's something I'd like to work on. I'd like to be more tidy, but I'm messy, bro. I'd be taking like sips of my drink and some would be dribbling on my shirt and shit. Like it's what happens. But that's why, that's why dude, these Theory button-ups, it's like a really soft stretchy shit too. They're the best. They're the fucking best. All right, we got Alonso of Surprise. Tyson, do you know what fractional reserve banking is? Yes, I do. It's the way our whole banking system works, and in theory it works out pretty well, but when you don't have fucking any kind of reserve requirements, it goes to shit. Also, the whole Federal Reserve is bullshit. If you want to learn about the Federal Reserve, look up the book The Monster from Jekyll Island, or The Creature.
Maybe it's the monster.
Damn it. Yeah, The Creature from Jekyll Island is what it is. It's a book all about how the Federal Reserve was made. Listen to this, people. Way back when, before the creation of the Federal Reserve, all the big bankers in the world, about a quarter— there's like 8 guys that represented about a quarter quarter of the entire world's wealth. The entire world. And guess what they all did? They all went up, they secretly took this fucking train car down to fucking Jekyll Island, which is in South Carolina or North Carolina, Georgia or something like that, some bullshit. And they all got together. This is like fucking JP Morgan's boys. This is like the fucking— the majority whip was there. This is like representatives from the Rothschilds. And they all got together and they were like, all right, we got a problem here because there are a bunch of independent banks that are popping up and then they're taking our loans. And also, we also have this problem where We make more money if we make riskier loans, but we also have the chance of going under. We don't want to go under, because then that's bad for us. We start to lose money, and all of a sudden, rather than just losing money on paper, we actually start to lose money, and fuck that. So what we need to do is make a banking cartel where we set all the fucking requirements, and also we can just lend from our own pocket, and we control the money printer. How does this sound? They're like, okay, we absolutely need to do that. It'll make sure we all make a bunch of money. How do we sell this to the public? And that's when they came up, we need to call it something. Something that sounds like it's for the public, it's part of government, when it really isn't. It's a completely different fucking branch. And there became the Federal Reserve. It's bad news, people. It's bad news. What dial are you using? Smartphone.io. All right, we got Delbert of Scottsdale.
Hello?
Hello, Delbert?
Yeah.
Hey Delbert, I was calling to see if you were still looking to sell that property over on 81st Street.
I was never looking to sell a property.
Oh, gotcha. It seemed about 8 months ago, uh, my assistant had had a conversation with you that you might have been interested in an offer. Sounds like that's changed.
No, I mean, that's, you know, no, I'm not interested. I mean, that was one of those things that I get tired of taking those phone calls, so I told her sure. I'll take it for, you know, 80% over market value. Gotcha. And that's all it was. It was that, because I just get annoyed with people calling me. So that's all that was.
So totally understand.
You can take me off the list.
Absolutely, no problem. I appreciate your time, Delbert.
No problem. Okay, then bye-bye.
We'll call him again in 90 days. All right, we got James of Avondale. We got to pop our next water, guys. We need a water check on all of you guys. How much, uh, how much water you guys drank today? How much water has everybody drank today? Let me know right now. Be honest. Be honest. Hello? Hello, James? Yes, James, this is Tyson. I was calling to see if you were still looking to sell that property over on Flanagan Street.
Never have.
Oh, gotcha.
All right, well, hey, it's one of those— one guy— and not offense to you because I don't know if you've called many times there. I had one gentleman call me pretty much almost every day, kept No, no, no. Finally told him, give me $2.5 million and I'll take it.
All right. Well, hey, I totally—
He hasn't called back.
That makes sense. Well, hey, I completely understand, James. I do appreciate your time. I hope you have a great rest of your day, okay?
You too.
All right, bye-bye.
Bye.
Call him again in 90 days, boys. All right, Ben. We got Ben. Ben's drank a gallon. I love that, Ben. Keep that shit up, bro. Keep that up. Do you like Perrier? Yes, I do. I do like Perrier. James is creepy, guys. I'm not gonna lie, that laugh of his was a little bit unsettling, but we don't know. Sounds like these guys don't want to get called in 90 days. So Alpha Rock, let me teach you. I'm gonna, I'm gonna share with you a story. We had a guy who told us no, don't want to sell, and every single— if somebody doesn't say fuck off, I'm gonna sue you, if you call me again, I'm calling them back in 90 days. 'Cause things change. We had a guy who's like, "No, don't wanna sell." Call him again, 90 days. "No, I don't wanna sell." A year of this. A year of calling him and him telling him, "No, don't wanna sell." Then one day randomly he texts us and he's like, "Hey, do you guys still buy homes?" Yeah. Get on the phone with him, bought it, made 40 Gs. It's always worth it to keep following up because guess what? Every single person that's on this list right here at one time in their life either filled out a form on our website or spoke with one of my cold callers. And they express some interest in selling. And people don't just fucking express interest in selling for no reason. I don't know about you guys, but if somebody ever called me and was like, "Hey, do you want to sell your house?" I'd say no, because there's no part of me that wants to sell my house, right? There's no part. I'm not even going to entertain it, right? So we just, we keep following up because you never know. You never know when you're going to capture some lightning in a bottle and you're going to find somebody who something has happened, some kind of change has occurred in their life. They got a new job and have to move across the state. Like, people die and all of a sudden they need to sell their shit. Things happen in people's lives and you want to be there to be able to capitalize on the deal. Wait, dude, is Wyatt Dungeon still talking in here? Oh my God. Okay, this guy's the worst. Wyatt, you're getting booted out of here. Or no, you can actually stay. I'm just going to mute you. Nice. All right, guys, let me, let me explain something. I will entertain some arguments for a little bit, especially if somebody is making some, like, you know, they're making some educated points. I'm all about it. But you will be infinitely happier if you do not, if you refuse to argue with strangers on the internet. I do. I refuse to argue with them. I just don't. Look, I've got my opinions and no motherfucker on the internet is gonna be able to change them. Like, I'm totally open to new information. I have strong opinions held loosely, but like, dude, some guy with fucking no profile picture is not gonna change my mind about some shit. All right, James. No, we already called James. Next. Craig, Tampa. Let's fucking go. All right. Fluffy 32 Turtle, no, we do not have any seller finance deals in Arizona right now. Why don't you put up an offer on the $1.1 million house? Because that's probably not a wholesale deal, bro. He doesn't need my help. He's already got it listed. He has no kind of motivation or urgency. He's got it listed. He will have motivation or urgency if I call him back in 30 days.
No.
He might, if I call him back in 30 days and his house still hasn't sold, then I might put an offer 'cause now there's some more motivation there. Yo, Ash Rendon, that's like that, are you doing the meme of the one guy who's like, but she's very beautiful to me, like that guy in the back of the bus? 'Cause if so, that's fucking hilarious. Ash, who is this person? Ash Rendon, dude, that is hilarious.
All right.
Are high-speed leads even good? Yes, if you know which ones to buy. High-speed leads can be very valuable. What CRM do you use? Ash Rendon, I use Podio. I have a custom Podio we built out over the past several years. Have you ever used motivated leads? Is that like a website? I don't think so. Alright, we got Enrique, Phoenix, Arizona. Let's go. What are the good ones to buy? You want to take a look and number 1, you want to make sure it's in a market that has a decent-sized population. And number 2, you want to look and make sure they have a ton of motivating factors. You want to see that they have some good reasons why they're going to need to sell. So things like financial issues, Hello, Enrique?
Yes.
Hey Enrique, this is Tyson. I was calling to see if you were still looking to sell that property over on Paso Trail.
Nope.
Gotcha, gotcha. Do you have any other properties you might be looking to sell?
No, for now. Thank you.
Hey, thank you Enrique. Have a great rest of your day.
No problem. You too. Bye.
Let's go! 90-day hibernation. That's what I'm talking about. About. You should make a YouTube vid for Podio setup. Dude, my Podio would— you couldn't, like, people couldn't just set it up. You need to have a developer and shit come in there and build it out. Like, there's all kinds of fucking equations, and I don't know, man, I'm not like a computer guy. I— but it's like, it's not something you could just get on and like, I could make a tutorial like, here's how you set it up. Like, you gotta, you gotta have a developer come in and code this shit. I found your profile through Roman, the Real Estate Reaper. Been binging your videos. Dude, Roman's the shit, man. That kid's a fucking hustler. I'm a huge fan of him. Ben, bury it alive. Liquid Death is fire. Yeah, dude, you were telling me that. I haven't seen him though. I haven't been able to try him. But also I've explained I don't really like like flavored sparkling water. I'm normally just a fan of just the Give me a— give me a fucking raw. Give me that raw sparkling water. Okay, guys, I can't believe that we have not been able to have a decent conversation with somebody. Come on, trying to buy some houses. How long till you see good income in from doing this? It depends, dude. I mean, some people get lucky and they'll make some money, a lot of money, in like 30 days. Some people will take them a year. It just depends. Call fresh inbound leads, not old cold calls. Jerry, no, I leave all my fresh inbound leads for my salespeople. I call the old leads. We're in the trenches, bro. Made it out the mud, made it out the cold call mud leads. I'm gonna go through your page and learn and start. You got it, OG. You got it, brother. Let me know if there's anything else I can do to help. All right, we got Bill of Mesa. Right on. You'll get better combos for practice. Yeah, that's true, but Bro, I've got years of practice. I'm warmed up.
I'm sorry, I'm unable to take your call at this time, but please leave a message and I'll get back to you.
Do you have an assistant qualifying the leads before you're calling them? Joseph, okay, so Joseph, let me explain. All my leads right now, like all my new leads for the past several months, are all from inbound marketing. So these are people who have came to us and been like, hey, I wanna sell my house. So these are very motivated leads and we don't need anybody to come through and qualify. Back when I was doing all cold calling, all SMS blasting, all outbound forms of marketing, we had tried around with having like a lead manager to call qualified people and get them on the phone with a closer. And that worked okay for us, but really just since switching to inbound, it completely removes the need for all of that. And it's a much better way to do things. Yo, OG Trinity, I'm glad to hear it, man. Definitely check out the YouTube, man. My YouTube channel, guys, the free content I put out on YouTube is more than enough to show you everything you need to go make fucking $100 grand this year wholesaling real estate. I have a sub-2 pending, seller's motivated, saw the house, but now he's being distant. How can I close? So dude, that's something that happens, I feel like, a lot with sub-2 deals, Man, that's not really my area of expertise. With that, the way you can get them back on board is you got to call them, you got to get on the phone with them, and you got to hopefully talk and talk about whatever reasons you initially wanted to do that deal and if they're still present, if there's still a problem for them, and make it happen. But if not, dude, I don't know. That shit happens sometimes. People get fucking squirrely on the sub-2s. Because here's the thing is even if you buy the house from him subject-to, he no longer has to make that mortgage payment. That payment still stays on his credit, bro. That's still on his debt-to-income. And look, the pain right now for a lot of people is going to cause them to hear about this subject-to strategy and they're going to be stoked. They'll be, all right, yeah, let's do that. But then when it comes down the line and all of a sudden they want to buy another house, that pain is very distant to them. They're not as worried about it anymore. And all of a sudden that can cause problems. So that's why I'm just not a huge fan of subject-to. And maybe that's just because I don't know enough. And look, you know, I'm a part of Pace's thing. I'm part of the Sub 2 group and that kind of whole deal. But I just, I don't know, man. There's a lot involved with them and I'm just more focused on fucking wholesaling, man. You know, I got one thing I do. I want to make fucking $15 million a year wholesaling. That's my goal. I'm fucking laser-focused on that. Everything else can fucking sit on the sidelines. All right. Okay, we're gonna call 5 more. Well, here, let's check. Let's see if we have any new leads. We'll see if we do. For the culture, we don't. They've all been contacted. We like that though. All right, we'll rip. All right, what's your timeframe for $15 mil? $15 mil a year should be accomplished within the next 5 years. How big of a team do you need for $15 million? I'll show you. I'll show you guys right now. Guys, if you want to see how you can get to $15 mil a year, Hop on over to the YouTube live right now and I'm going to show on my screen the exact math of what it takes to get to $15 million a year. I'll kind of explain it to everybody watching on TikTok too, but it'll be much more informative if you can actually see it on my screen. Give me a sec. Let me get my spreadsheet pulled up for this. All right, so check this out right here. What I have pulled up right now is what you need. So this year, so this year, right now it's April. If you wanted to make $100,000 before December 31st, 2023, here's what you need to do. If you're cold calling, so you're pulling lists the exact way I teach you and you're cold calling it, you're gonna close about 1.5 leads. 1.5% is gonna be your close rate. That's the industry average. That's what we've seen from years of data, right? Each one of these is gonna cost about $40 a lead. Now if your average deal size is $15K, then you are going to need 17 leads a week and 67 leads a month. And out of those 67 leads, that should lead to 1 contract and 1 closing. If you are able to generate 17 leads a week from cold calling and you consistently do that, you will make $100 grand a year. Now let's bump it up to what the numbers I'm looking at. So for my leads, the inbound leads, they're going to cost a lot closer to $120 a lead. And we're also going to convert at like 6%. Now we're going to go 60% on the contract to close rate because at a bigger operation we're going to have fallout. We're going to see stuff like that. And let's move our average deal size to like $25 grand. Now we want to make $15 million. And if we have 12 months in the year, this is what we need right here. We would need to generate 347 leads a week. That would equate to roughly 13 contracts a week and 13 closings a week. That's almost 1,400 leads a month. 83 contracts a month, 50 closings a month. In order to do that, you are going to need 10 performing acquisition reps. 10 performing acquisition reps. Every single rep, a performing one as you can see here, should get you about 5 closings a month. You'll also need 6 performing dispo reps. Every single dispo rep should get you 8 closings a month. So we would need a team of 13 people assuming that 33% of our of our people are not gonna be performing, they won't be meeting the standards we're looking for. We'll need 13 of them with 10 of them being performing and we'll need 8, we'll need 8 dispo people with 6 of them performing. So we'll need a team of about 21 people, right? That's the right math? 21 people will need to be spending about $166,000 a month in marketing and then that should get us to our goal. We'll be doing just under half a million dollars a week $1.8 million a month, and that'll get us to the $15 million a year. Guys, everything in my life is calculated like this, right? There's no guessing. There's no, oh, I hope I get to $15 million a year. I hope that we can do that one day. If we keep working hard, we'll get there. No, we take actual math and we backwards engineer to what needs to happen every single day to get there so that we know mathematically that we're gonna get to where our goal is at, right? That is what's gonna guarantee our success. This is why we are built different, dude. Saul Virel, do you have a link for the Excel sheet? No, I don't. This Excel sheet is part of my mastermind, part of the Novation's mastermind. But anyway, how many wholesale deals do you need, do you have to get in order to make $15 mil? So that'll be 600, 600 a year. 600 closed deals a year. 13 a week, 50 a month. Not bad. All right, I gotta get prepared and get all my shit set up so we can go ahead and rock this Closers Olympics. I don't know if I'm gonna be able to stream it. If I can, I'm going to be, so I'll hop back on live and I'll also be streaming on YouTube, but I'm not sure if they're gonna let me do that. But if not, we'll let you guys know all how it went. But each and every one of you guys, I do appreciate you coming on, learning something. I know we didn't really get to talk to anybody, but I hope it was helpful for you guys. Anyway, go check out the YouTube if you're looking for some more footage of closed deals, more tips, things of that nature. I got that all on there for you guys. Anyway, appreciate all of you guys. Have a great rest of your day. Don't do anything I wouldn't do.
