All right, first things first. Oh shit.
My phone's over there.
Alright. First things first, we need to call Jason because he has not sent me pictures of his property and I want to buy his house. Let's call him up. What's up, Kayla? Yes, guys, we are back. The ban from TikTok is over for now. Oh, whoops. By the way, guys, I am live on YouTube if you guys want to be able to see my screen, see the exact houses I'm looking at.
How you doing, Tyson?
Good, Jason, how are you? Um, I'm good, man, but I'm really busy right now. It's, uh, they got a free dump day and I'm loading up to go to the dump here, so you call me back like after 2 o'clock, it's great, man. All right, sounds good. I'll give you a call after 2.
Alright, cool.
Look forward to talking to you. Alright, talk to you soon, Jason. Bye-bye. This is looking like a very good deal. Mr. Jason over here, um, he's got a property in San Manuel, which is just outside of Tucson, Arizona, that I'm thinking we are going to be able to buy. So that's great. Let's see, I do have an appointment right now with a woman named— what is it— Janelle. Let's see what Janelle's deal is. What the frick? What's up, Brayden? Wait, Janet. It's Janet, not Janelle. All right, this looks like this is a Queen Creek property. By the way, guys, everybody in TikTok, I'm also live on YouTube, and on YouTube I'm actually pulling up the houses. That I'm talking about. Looks like this is a 2006 build, 2-story in Queen Creek, 2,700 square feet, big property. No kind of landscaping, it seems. They got some accent walls and shit. Dated kitchen, dated bathrooms. Looks like they're looking to downsize. New water heater. They updated the house, so most of the appliances are new. Interesting. Josue, you can get that calculator by DMing me the word calculator on Instagram. When is Jason gonna sign? We're gonna be talking to him at 2 o'clock today, so in a couple of hours. All right, let's call Janet, see what her story is. How much is she asking? $375,000.
Hello?
Hello, Janet?
Yes.
Hey, Janet, this is Tyson with We Buy Homes Cash. I believe you spoke with my assistant Mary about possibly selling this property on Daisy Way.
Correct.
Awesome. Is now still a good time for us to chat about the property so we can get you an offer?
Yes.
Excellent. So I just need to get a few more pieces of information, just clarify some details, and then I'll be able to take the information over to our underwriter. They will tell me exactly how much I can offer for the property. If that works, great.
I talked to like 3 people from your company, and, you know, Mary said she got the underwriting and she said that $375,000 was approved. Now, is that not true?
Um, no, that's— Mary has absolutely no authority to approve prices or anything like that. You said that you've talked to multiple people from We Buy Homes Cash.
I'm sorry.
You said that you've talked with multiple people from We Buy Homes Cash.
Well, yeah, first somebody called and then they said, okay, we'll get you to whoever. Then Mary called and Mary said, oh, let me talk to my underwriter. And she goes, okay, we got you approved. Then she said, I'll have like the final person or something. And that was you. And I'm like, what kind of deal is this?
Okay.
So I think there must be some confusion because it looks like we got your information because you filled out some information on our website.
Right.
So after that, it looks like Mary talked to you and, you know, got some basic details about the property, all the information about the condition and everything like that. Then I'm actually the home buying specialist. So I just need to clarify some details with you.
Are you a licensed realtor?
No, we're not a— we're not like a traditional real estate company. We're a real estate investment firm.
Uh-huh.
Okay.
So we're not trying to, like, represent you in selling your house. We're trying to directly buy the house from you.
Right. All right. Well, look, if you can't get $375,000, I think we need to suspend the conversation right now because I'm not going lower. And I said to her, and this includes repairs and all fees, And she said yes. So that's, if she's, you know, I mean, please don't waste my time and I won't waste yours. I mean, that's kind of where I am.
So, I mean, the last thing I'd want to do is waste your time, Janet. I'm here because I'd like to buy a property. Uh-huh. I just need to clarify some details about the property to see if we can pay $375,000 for it. Okay. So as I understand, uh, you made some updates to the property. Mary's noted that all of the appliances are new or most of the appliances. All appliances are new?
No, uh-uh.
Wow.
I have a new dishwasher and I have a new washing machine. Okay. A newer hot water heater, a newer garage door. We insulated the garage door. We have a new, like, sink faucet, like a more modern one. We have, I'm trying to think of what else. Gosh, I had everything written down, but anyway. Oh, we have a new, or a newer master bathroom tub. It's oversized and it has armrests on it. It's not a jetted tub, but it is an oversized soaking tub. We, what else did we do? I mean, I don't know, it's, it's pretty basic. I mean, you know, just a few— we have an oversized lot and it's a view lot and there's no— you cannot build behind us. Um, and so it's landscaped both back and front. There's no like dirt or anything. Um, we have a double—
could you tell me about the landscaping in the back? Uh, all I have is pictures from— it looks like when you bought it and it seems to be like mostly rock with a few plants in the back there. Is that, is that what it looks like?
Yeah. I mean, yeah. I mean, that's all, that's all that there is. We have like two patios and, you know, I mean, that we put in, like, but that's about it. And then just the regular covered patio. So, yeah, I mean, it's just not dirt. Like some people just have the dirt, but we have it that it's all rock. Again, it is the view lot and it is, we have one of the largest lots in Johnson Ranch.
Yeah. The backyard looks massive.
It's huge. That's why I want to get out of it because it's too much for me to keep up with all the weeds and the rain that we've been having. So yeah.
Do you know, um, you know, when you do sell this house, do you know where you're going to move to?
Solo.
Okay. Do you already have a place picked out or is that something that you still need to figure out?
Yeah, I would still need to be— I mean, I have a realtor up there. I have a house that I'm looking at, but you know, I don't, I don't have a mortgage on this house and I certainly don't want a mortgage at my age on a new house up there. So I just wanted to, you know, kind of do a cash Kind of thing. I paid cash for this house. That's what I want to do up there. And then just kind of, you know, no mortgage, no nothing. Just make it just easy. Like, cause I haven't had a mortgage in like 20 years, so I don't want one now.
Yeah, that makes sense. Um, so assuming that, you know, I get this information and that we're able to offer you $375,000 for the property. When, you know, if you could wave a magic wand, when would you want to be moved out of this house and, you know, get paid for the property?
Probably in 60 days.
Okay. 60 days.
Yeah. I mean, I had fallen last summer. Um, actually I was going to put my house up for sale and the photographers were coming and I stood on my couch and fell backwards and shattered my ribs. My right hand, which I'm right-handed and I have surgery. And so I'm, you know, I can't, I could still only lift like 3 pounds. I can't, my wrist still has never actually been the same. So I need, you know, like extra time to pack this big house up and, you know, so I would need about 60 days, I think.
Okay. Is that something that you would need help with, like hiring movers or people?
Yeah. Nope. I have 3 boys and my husband, so I'm okay there. But, you know, my husband's gone all the time, so it's pretty much me here.
Okay. So I assume that your boys have since moved out of the property now?
I have one that lives with me, but the other boy, they're older. Well, they're all old. I mean, they're in their 40s. Um, Like I said, I'm 71, so I just want to downsize at this point in my life. So, but I have one, one child living with me.
Makes sense. Um, so I'm taking a look at some of these pictures of the property from when you bought it. So I understand that you have the new washing machine and, uh, new, uh, what was it?
Wash— dishwasher.
Yeah.
Dishwasher. Dishwasher. Yeah.
Um, have there been any other changes to the kitchen as far as anything with the flooring, the countertops, or the cabinets?
No, I mean, we just put on— we put handles on the cabinets and black handles, and then we did— we painted the island black, and then we painted— we got a new black, like, faucet, you know, to match with the all the black. And so that's pretty much it. It's just travertine tile. The backsplash is the same travertine tile as the floor. So yeah, no, I mean, it's just the hickory cabinets. They're not white or anything that they know I think is popular now, although I just watched something on TV that said the white is going out. I don't know. But So yeah, yeah, I don't know. I mean, you know, everybody's saying, oh, you should sell it, you should sell it yourself and just make more money. But it's, you know, with the interest rates so high, if people are asking these ridiculous concessions today, and I don't, you know, I just don't feel like going through all that and dealing with all of that anymore. So I just thought, well, maybe just do a cash buy. And, you know, they're saying, yeah, but you can make more money. And I'm like, I'm sure I can, but it's just, I just had a bad experience last summer with putting my house up for sale. And I'm just like, these, they just like nickel and dime you to death, these people. I'm like, why are you even looking at a house if you can't afford it?
Yeah, no, I totally hear that. Um, you said that you, you tried to list this, uh, was it last year?
Yeah.
Okay. And what ended up happening there? You said that just people asking for all kinds of crazy concessions and things like that.
Yeah. Yeah. You know, and then, you know, first I think it was listed at $465,000, you know, and then You know, they would, they nickel and dime you. And finally, you know, we got an offer, but then they, they came back and they, well, you know, we want this now and that. I mean, after they made the offer and I accepted it, and then they were like, I mean, they, I was down to $415,000, which, you know, that's a huge amount of money to make concessions. And actually, what, I don't know what my net would have been like. $385,000 or something. And I thought, I finally, I just said no, you know, I'm not doing it. You know, they're saying, look at a house that you can afford. And, you know, so I just, yeah, I got such a bad taste in my mouth after that, you know. And they kept bringing, you know, their kids in. And like, my husband has some music equipment, and oh my gosh, you know, he— oh, I— it was just nuts. And I just, I just was like, I think I'm done for a while. And then, well, everybody keeps saying, just wait until after the election. Maybe we'll get some new administration in and, you know, the interest rates will come down. And I thought, well, that's true, but there's no guarantees. And then I don't, even if we do get new people in, it's not gonna happen overnight. I don't think. Um, so I, you know, I don't know. I just thought, you know what, I'm just gonna see what's out there. And, and if not, if it's not, then, then I wait. That's— I don't have to move. I don't— I mean, I'm not— I don't have to move. I don't have to be anywhere. I just want to.
Yeah, understandably so.
Yeah, I'm not, you know, in any— I don't need to move. It's just, um, I thought, well, maybe I should. So that's just how— where I am right now.
Okay, makes sense. Um, so besides the, uh, the new bathtub you talked about in the master bathroom, have there been any updates to any of the other bathrooms? Things like new vanities, new countertops, cabinets, flooring?
No, they're Corian, I think. There's a Corian, um, in the master, and then, um, I just think I I think they're Corian and the other two, but I'm not actually positive on that. They're just, you know, regular. I mean, they're not laminate or anything. They're some— I mean, they're either marble or Corian. I know for sure the master is Corian.
That's—
I mean, I know that, but the others, I'm— it's double sink in the other one, the other bathroom, and then just the The half bathroom downstairs is just, um, yeah, they're not, they're not that laminate. They're something. Somebody said they're Corian, I think. So they must be Corian.
Gotcha. Okay. Um, and so with our offer, I'm not sure if Mary explained, but, um, we, we offer all cash. So you get to pick your own close date. We don't have to wait for any kind of financing or anything like that. So, you know, if you'd like 60 days, we can, you know, more than happy to make that happen. Our offers also include us paying all of the closing costs.
Okay.
And they're also to buy the property as is, so there would not be any buyer concessions whatsoever.
Okay. I mean, I'll— and I'll be perfectly honest with you, my air conditioning is the original. So, I mean, they work, they work, but they are original. So the house was built in 2006. I did have somebody come out to look, you know, I always kept it up and they suggested, oh, that's a— I have 2 units, one for up and down, and they said the one upstairs is, you know, I should probably, you know, replace it at some point, you know, because it has a slow leak, they said. So I said, okay, um, and I got an estimate for it. It was $6,000. And then, um, and then I had a roofer come out just to make sure everything looked good. And, um, I have a couple missing tiles, and he said he could do that for $550, I think he said. And then he said, and at some point he said, you should probably get your patio roof done. I mean, it's not leaking. He said it's not a priority, but, you know, and I, you know, I get all that. It's just maintenance, basically. So, um, you know, it's just like my garage door. I did replace that, add a new one, and then we decided to insulate it just to, you know, keep the garage not so either hot or cold, and the bedroom above it not so hot or cold. So we thought maybe that would help just keeping the house in order, basically. Then we put wood laminate down in the living room and dining room. I think the carpet was replaced once, but that probably could use it again, but it's not terrible by any means.
That's it.
That's pretty much it.
Okay. So based on what you've told me, Janet, with the property, you know, having the original AC, right? Updates being made to the cabinets, flooring, anything in the bathroom. This is something that we're going to have to pass on at $375,000. Sure. I mean, if that's the absolute, you know, that's your bottom dollar, then I think that listing on the market is going to be your only option.
Right, right. I know. I mean, um, Offerpad offered me $370,000. First they said $365,000 and they came back with $370,000 and now they're saying $375,000. I mean, I'm sure they'll want concessions too, you know, for the But they keep calling me back, so I don't know what that's all about. But I'm— I will— I thank you for your time and I will speak with you at another time.
All right. I do want to say before you go, just— I've sold plenty of properties to Offerpad, Opendoor, all of those different iBuyers, and they're definitely the kings of concessions. But also, I mean, I know that you had a bad experience listing it on the market. Do you think that maybe had anything to do with, with your realtor?
Um, no, I think it was their— the other person's realtor.
So, okay.
All right.
Well, yeah, I mean, look, we're— sounds like we're not gonna be a good option for you. If you decide that, hey, you know, I'm willing to be more negotiable on the price and you would like an easy sale where you don't have to worry about doing showings or making any repairs or anything like that, you know, this is my number. Give me a call, okay?
Okay, thanks Tyler.
Alright, thank you, Janet. Have a good day.
Uh-huh. Bye.
Bye-bye. Alright, so we have to see. As she started talking, she just started revealing more and more shitty things about the property. Right? It's dated. But also, if you guys are on YouTube— which, by the way, everybody on TikTok, I'm also live on YouTube— and on YouTube you can see my screen, you can see the house I'm looking at, you can see my calculator, how I'm doing my calculations, everything like that. But there's one really big problem. So everybody watching on YouTube, look at how many houses are for sale in her neighborhood right now. There are so many options, right? So anybody that is coming to buy a house here They have the pick of the litter. But let's, let's— so, so let's, let's think about what she's asking. She wants $375,000 net, right? If you list it on the market, you're gonna pay about 10% in fees and commissions right now because there's gonna be 6% real estate commissions, about 2% in closing costs, and then another 2% buyer concessions is very common right now. So in order for her to get $375,000, she needs to sell it for what? What is $375,000 times— whoops, I forget where in Excel— equals $375,000 times 1.1. She needs to sell it for $412,000. Now, she almost was able to sell it for $415,000, but then they kept asking for more concessions. Something else I want you to notice about these houses, look how many price cuts there are. $10,000, $25,000, $30,000, $10,000, $15,000, $17,000, right? These houses aren't selling. They're being up on the market for a really long time out here. Basically, it's not great. What I am seeing, there are some updated houses like, like hers, but for instance, like this one. This is, this is exactly her house but updated, right? They've updated the flooring, they've painted the cabinets. Um, like, it's updated, it looks great, right? But this property also has a pool, and it sold for $475,000. Now, to update that house to make it look like— or, I'm sorry, it's for sale for $475,000, hasn't sold yet, but it's only been up for 13 days. So either way, this property also has a pool, which is going to give about 10% of value, meaning that her house is going to sell for 10% less if If this house did sell, her house would likely sell for 10% less. So now we're talking somewhere around $425,000 updated, right? There is a house right now for sale that is very similar to hers. No, not this one. Where's that house? Look, this house is very similar to hers. First sale on the market right now for $360,000. Remember, if they sell $360,000, they're gonna be paying about 10% in fees because they're listed on the market. So they have realtor commissions, closing costs, buyer concessions. So they're probably gonna walk away with whatever is $360K minus— oh wait, also I need to mention this has been on the market for 83 days. So basically this is a very slow-moving neighborhood. Things are not looking good, which means I would need to get this house for for a smoking fucking deal to wholesale it. I needed to have that conversation with her, just gauge how motivated she is. Now we have some really good things working in our favor. Number 1, she had a bad experience working with a real estate agent, so she's not going to be super apt to try that again. Number 2, she's talking with Open Door. Open Door, as I said, they are the king of retrading. Like, they— so they'll give you an offer, they'll be like, yeah, we'll pay $370,000 for it, and then they come and send somebody out and they're like, oh, we actually got to knock $40 grand off. So this puts a really bad taste in people's mouths. So while this is not a deal today, this is an excellent lead to be following up with, seeing how they're going. Also, the lady is pretty crazy because as you can see, she had no idea. Like, she's like freaking out as soon as I call her because she thinks she's talked to a million different people from my company when I have the exact records of every single, you know, phone call that's happened. All right. Yo, Dustin, good to see you, guys. I got my neighbor Dustin in the chat over on YouTube. What's up, Dustin? Good to see you, man. All right, yesterday you were answering my question, your live ended. I was asking about wholesaling out of state. Do I have to follow the state's laws and my own laws, or how does that work? You must follow the laws of the state that you are transacting in. So for instance, in Illinois you can only do one wholesale deal a year unless you're a licensed real estate agent. However, if you are an unlicensed professional in Illinois, you can do as many deals in Arizona as you possibly want. Or California or Texas or Florida or North Carolina or Georgia or any of these other states that have good wholesaling laws. All right, by the way, like I said, everybody on TikTok, if you guys really want to learn how it is I'm doing what I'm doing, I'm also live on YouTube where you guys can see my screen. You can see the houses I'm talking about. I'll be showing my calculator so you can see my thought process on, um, you know, how I'm making these offers and everything else like that. Alright, alright, so we're gonna go ahead, I'm gonna leave a note. Alright, seller is unrealistic on price, she isn't willing to take anything less than $375,000 at this moment. Does not want to list it due to a negative experience working with an agent in the past. Her neighborhood is extremely slow moving with— what is this?
How many?
15 or so listings and many of them having constant price reductions. Guys, just for context, I would probably have to buy her house for somewhere around $250,000, $275,000. All right, so we go ahead, we leave that note. I'm gonna go ahead and throw her ass in the the lead bucket. The lead bucket is the part of my CRM where leads just get automatically followed up with my system via phone calls, texts, and emails. So when they do change their mind, or if they do, we'll be there to capitalize. Alright, do you happen to know if Ohio has wholesale laws? If so, what are some key ones? Ohio is a very wholesale-friendly state. Yo, what's up? Just came from tabletop. I just spit ice onto my pants. Excellent. Alright, where are these leads from? Rants. These leads are from LeadZolo. I have a I have a link to LeadZolo in the description of YouTube. Alright. Bro, I got the Pro Plan but haven't been able to find a single seller more or less a buyer. Help. The Pro Plan of what, Danielle? You use Excel for notes or Word doc? I use my CRM. So check it out.
Look.
I have a CRM where I keep track of all the property information, all the notes about why they want to sell, the property condition, any potential roadblocks, what the price they want, everything. Not to mention, here is where I can set up all kinds of drip campaigns. You know, I can put them on drip campaigns, I can send them direct mail, call them, text them, email them, drop RVMs, all kinds of different stuff. This is just where I keep track of all my leads and where they're at in my pipeline. Okay, alright. Um, who do we— who do we want to call? Um, let's see, we have an appointment with Scott later. Looks like his property also near Queen Creek. We are in San Tan Valley over here. Let's pull this property up and let's see what Scott's deal is. So another big house, 5 bedrooms, 3 baths, 2,600 square feet. Nice little lawn in the backyard, dated flooring, paint looks fine. Dated bathrooms, dated kitchen. Again, nice, but it's dated. Um, was nice when it was built, which was in 2007. So this is a very similar property to the other one we were just looking at, though this is nicer. Um, no hardware on the cabinets, uh, super dated oven. Again, the flooring is hideous. Um, this would all need to be replaced. It's also a very closed-off kitchen. Nice walk-in pantry. Upstairs looking good. It's carpet that'll all need to be replaced. Dated bathrooms, blah, blah, blah, blah, blah. Okay, this guy wants to sell because he's moving. He's asking $360,000 for it, so that's certainly kind of at a discount. Let's go ahead and give him a call. Let's see what's up with Mr. Scott. Yo, Eddie, I love it, man. Uh, Nando, I am revamping the free class. I'm actually— I've built a— okay, so I realized that the strategy I was teaching in the free class obviously works and it's phenomenal, but it can be intimidating for people who are like really new to real estate. So I'm actually revamping the free class with a different strategy, um, that is perfect for absolute beginners, people who have no experience getting on the phones, no experience with real estate, no experience talking to sellers, like no real estate experience, or like literally just no experience whatsoever, right? Like, it is a system that you could take a 15-year-old and show them how to do, and they would be able to go get wholesale deals. So I'm revamping the free class, um, to this. It's kind of like going to be the Zero to Hero method of getting your first deal. Uh, it's slightly different, and you know what we're going to be doing, who we're going to be targeting, and how. And it makes it so you don't really have to analyze or have the knowledge of how to analyze deals much. Like, you don't know how to estimate repair costs or calculate ARVs or anything like that. So I'm revamping it, and that will probably be coming out hopefully next week. All right, Daniel, so you have the Pro Plan of batch leads, we haven't been able to find a single seller or a buyer. Um, I guarantee I know what your problem is, and that's that you're not making enough calls. Yo, what's up, Eric? Good to see you, dude. What is your target home price when you do renovations? I don't ever do do renovations, man. I've flipped a couple houses in my life and I don't really like it. What happened about Jason from yesterday? Jason, guys, Jason is gonna be a smoking hot deal. I'm waiting to get pictures of his property to make sure that my pricing is right. Gavin, thank you for subbing on YouTube. Um, but anyway, I have a call scheduled with Jason in an hour and 45 minutes and we'll go ahead and get that deal locked up. Did you see the new wholesaling laws that Iowa is trying to pass? I have not, but also, who gives a shit? It's Iowa. Yo, for all my California people, like, guys, if you guys don't— they just put this place in, um, here in Arizona, bro. Better Buzz, best drink ever. They weren't capping when they said best drink ever. It is actually insane. Okay. Oh, novations. What is my target? I don't have a target home price. I have just have a target profit spread, which is $22,500 if I'm going to do a novation. All right. Yeah, dude, BetterBuzz is insane. How does NAR settlement affect wholesaling? People have more distrust of realtors, so it's made wholesaling or people working with investors, just more commonplace. All right, please, dude, every single time I go on live, it's crazy the amount of people I have trying to do the like live battles with me where you sit there and beg your audience for gifts. And there is nothing more cringeworthy to me than that. Like people who do those live battles on TikTok, you know, where it's like two people and they're like trying to get their audience to send gifts so they get more points than the other person. That shit is— it's literally panhandling just on steroids, and it is the worst thing ever. So yeah, you'll never catch my ass doing that. All right, Tyson, PM about business, please. Dude, what? All right, yes, we're calling Scott. Let's call Scott. Have an appointment with him in like 45 minutes, but we'll just call him early.
Your call has been forwarded to voicemail.
The person forwarded to voicemail. You guys know what we do, we immediately redial. Dude, Jack, Jack said ranked panhandle, panhandling, dude. Literally competitive ranked. You got an ELO in the— that, that level of panhandling, it's insane.
Your call has been forwarded to vo—
literally, I am, I am Bronze 5. Of panhandling. All right, Caleb, this is PPL. All these leads I'm calling right here are from LeadZolo. The link to them is in the description of the video. All right, what's a good way to know how much to offer? A good one, by finding out the ARV, subtracting the selling cost, buying cost, repair cost, investor profit, holding costs, renovations, and your investor or your wholesale fee. And that will be the best way to figure out how much to offer. You're gonna go pro, Dustin? I love it. All right, yesterday I was cold calling and some dude answered pissed. He kept saying I was an Indian scammer. Damn, I'm sorry to hear that, bro. Do you have an Indian accent? Because that's definitely doing this on hard mode if you do.
All right.
No answer again, so I guess we'll wait to call Scott until our allotted time period. Um, let me go ahead. Let's see what do I got here. I'm gonna go ahead, send him a text. Hey Scott, you still interested? Guys, so look how cool this is. Look how cool this is. So look, when somebody doesn't answer, this is basically the screen that gets pulled up for me. And wait, I guess let me, let me move my screen, my, my camera real quick. I'm gonna go over here. So look, I can just boom, hit him with all of these different templates that I just have set up for text. Hey, did you get my voicemail? Hey, were you still interested in selling? Hey, got your info from a website, you still interested? Good news, we got an offer. Just all kinds of different templates. Like, I've got hella, you know. And yeah, that's why— that's one of another reason why REsimply just absolutely is undefeated. All right, let me move my camera back. All right, I want to make this a little bit bigger. Yo, also, if you guys are watching and you guys are not currently subscribed to the YouTube channel, um, it's very likely that you are doing the wrong thing. So make sure you guys subscribe. Okay, do you also look at properties from realtors? No, I do not. If you could show me a wire for $30K, I'll call every day for the next 30 days until I get my first deal. Alright, I don't have my iPad here, or let's see. Alright, alright, I guess I gotta flex on you real quick. Give me a sec. Alright, the TikTok homies about to see something crazy. Okay, give me a sec. Let me see here. Let me go ahead and just show you what the wholesale wire game looks like. Okay, now look, this is for any of the, of the haters. Here is one of my bank accounts. Here, here's what the wires look like. This just happens multiple times a month, every single month. Okay, wait, why are we only on see more activity? What do you mean? I could go on forever like this. This is endless, endless. It just, it just, it just keeps going. It just keeps going. Okay, these are all wholesale deals, all of them. Boom, fucking 100 G's. I love that. Okay, anyway, if you guys want to learn how to do that, DM me on Instagram one-on-one and I will show you. All right, sorry, done flexing on the brokies, back to making money. All right, yo, the platform is sick, what's it called again? I have it linked in the description, it's REsimply. All your deals on here are in AZ. Do you only do in-state? No, I did deals in 20 different states last year. How much does your class cost and what info would I be getting? So my current mentorship is a 4-figure investment. You would be working one-on-one. We guarantee you a deal in the first 90 days. We give you all the resources you need to learn. We build a customized plan for you to get that first deal. We hold your hand the entire way. Anytime you need help analyzing a deal, talking to the seller, anything like that. Once you get your first contract, we hold your hand through finding a buyer for it. We tell you exactly how to find the buyers. We put you in touch with the buyers. We show you what to say. We help you analyze all the offers. We help you analyze all the title work. We literally hold your hand the entire way. We guarantee your first closed deal, your first closed deal in 90 days. As I said, there is a 4-figure investment to join this because it takes a lot of my time and you're getting a guaranteed wholesale deal. My average wholesale deal makes me $19,000. So it's obviously very worthwhile if you're trying to learn and you have the money to invest. If you guys are interested in that, DM me the word one-on-one on Instagram. Dustin, I'm actually way too terrified to TikTok battle you, bro. Way too terrified. All right, all right. Do you just stick to one or two strategies, or what's your strategy you stick with? I stick to one strategy. It's called wholesaling real estate. And I'm going to keep doing it because it makes me a lot of money. However, I am to a point now where we're looking at other strategies, things like long-term rentals, you know. Can you elaborate on the $100K assignment fee? Yeah, absolutely, guys. So on my website, if you guys look up webuyhomescash.com, that's my website. Somebody looked it up, they called in on the number, they said, hey, I have this cabin in Flagstaff, Arizona that I need sold. I'm moving to Europe. I know I'm gonna take a hit on this 'cause I just bought it, but I just need it sold. I know somebody's gonna buy it. It's gonna be closed in 30 days. That's all. He's like, I want $650K for it or something like that. We offered him, what was it, $600K? And he was like, fuck. And then he's like, all right, fine, let's do it. Went ahead, did that. Called some realtors in the area who had some other cabins listed for sale. I said, hey, I have a smoking deal. This property, it was easily worth like $850,000. I said, I got a smoking deal, I'm selling this for $700,000. And this realtor found somebody, we assigned it at $699,900, and yeah, made a quick little $99,900. All right, so we'll make our $4K back if not more. Like I said, my average wholesale deal is $19,567. So yes. If you do what I tell you to, you're going to make your money back very expeditiously.
Yeah.
As part of the mentorship, you do get access to all my different video training, but you also get one-on-one calls. You get direct access to me. You get direct access to my coaches who will go on, help you close deals, analyze deals for you. You get weekly calls. It's really everything you could possibly need if you want to get into this. Alright, are you going to come back to the Wholesaling School Zooms? Yes, yes. I've been very busy, but yes. Alright, what markets will you JV in for your buyers? Pretty much every single one of them. It's more important which markets won't I, and that's going to be like Oklahoma, Illinois. I really won't JV anything with you in like, you know, really small areas like North Dakota. But any of like the main markets, I got you guys. All right, Scott didn't answer. Let me see, what are we doing? Oh, I have hella uncontacted leads. Let's start calling these guys. All right, you cannot make a call.
Jesus.
All right, all right, looks like we are calling Nate. This property is in Phoenix. All right. Okay. Do you also use PropStream for cash buyers or do you have your own list? I do have my own list, but I actually use Batch Leads to pull lists of cash buyers. That works great. All right. Oh, this looks like exactly the kind of property I want to buy. I got hella buyers for this already. Caleb, I use—
into an automated voice.
I use REsimply. The details are linked in the description of the YouTube. By the way, again, everybody on TikTok, I'm also live on YouTube, and on YouTube you can see my entire screen. You can see the houses I'm looking at, you can see my calculations, everything like that. So if you're serious about trying to learn, go ahead and move on over to YouTube. All right, no answer. What do we do? We redial. We redial. We redial.
To an automated voice messaging system.
Alright. Daniel's phone's off or some shit, so. Let's move on to the next person. Who do we got here? Ernest. This is a property in Maricopa. And my Zillow is like Dying. All right, how do I feel about PropStream? I feel that it is an inferior product compared to Batch Leads.
Your call has been forwarded to voicemail.
What do we talk about in the weekly Zoom call on school? Just really, it's like an office hours, so whatever you need help with, we discuss. So, you know, we'll We'll analyze deals together. We'll roleplay different sales scenarios. We'll roleplay like closing deals, going over contracts, objection handling, just whatever anybody needs help with. Hey Tyson, thank you so much, bro. You helped me close 3 deals. Dude, let's fucking go, Justin. Congrats, bro. My bad, my phone is acting dumb. Did you say the mentorship was? It's a one-on-one program. You get access to all my wholesale training. We guarantee you a deal in 90 days. We hold your hands throughout the entire process. There's kind of 3 phases. Phase 1, getting your contract. So we show you exactly who to call, what to say. We help you analyze all the deals. We help you make your offers, everything like that. Phase 2 is once you get the first property under contract, we go ahead, we help you sell it. So we help you, you know, find a buyer for it. We show you exactly where the buyers are, show you who to call, what to say. Everything like that. Then once you find the buyer, we help you with all the title work. So we go ahead, we review all the title documents with you, make sure everything is straight, everything is good. Um, you get one-on-one calls, uh, weekly calls, direct access to me, direct access to my team of coaches, everything you need. Propwire versus batch leads? That's like asking my local high school team versus the Phoenix Suns. Like, not in the same league, dude. All right, yeah, you definitely want to stop cold calling around— like, I wouldn't cold call people past 8 PM their local time. Okay, let's redial our boy Ernest. Um, what do you think about deals for me now? I don't even know what that is. Uh, yes, Christian, uh, that program is still available. There are a few more spots left for March. But they are filling up very—
Your call has been forwarded to voicemail. The person—
All right, next contact. Could you add a section in your contract to expire within 48 hours they don't sign, or is that not advisable? That's just something you should tell them on the phone. $400 to your name, how are you flipping that? I don't even need $400, dude. I would just start calling everybody in my network asking what deals they're trying to sell, and then I would start calling everybody else in my network asking what deals they're trying to buy, and I would just play matchmaker and flip a deal like that.
You have reached Benita. Yes.
All right, Christian. Hell yeah, brother. How do you become a cold calling monster? You'll never guess. It's by practicing cold calling. You will get good at cold calling by making cold calls. There is no book that will teach you to be good at cold calls. There's no video you can watch, nothing like that. The best way to get good at cold calling is by Practicing, a.k.a. making cold calls. All right. No answer from Benita. What do we do? We obviously redial. All right, Edwin, the one-on-one mentorship is a four-figure investment. There are different options available. So if you're interested, hit the link in the You have reached Benita Yesenda. If you're interested, hit the link in the description and go ahead and book a call. All right, what list do you pull? Vacant, pre-foreclosures, tax default, inherited, expired listings, pre-foreclosures. Did I say that? All right. Happy Friday, bro. I guess today's Friday. Let's go. Okay, let's go ahead and send a text. Call next contact. Dude, I actually love REsimply so much. It makes it so easy. Moving through these leads. Yes, Mitchell, you nailed it.
Please leave your message for 6—
No, Eric, I do not use any government lists, nor have I ever. Not to say they don't work. I just don't do—
Please leave your message for 623—
Kind of a pain in the ass to pull if I recall correctly. I've never done it. All right, who's next? I'm just dialing through all of my new leads that have been uncontacted, and there's a reason why I've been uncontacted, because they don't answer their phone. All right, we got Ira.
Please leave your message for—
These people are just like me, for real, because I don't answer my phone either. But what do I tell them on the phone?
Please leave your message.
They say, I'll look over the contract but don't sign for a week. I say, it's actually company policy that I have to be on the phone with you when you— when I first send you the contract, just so I can review it real quick and answer any questions you may have. I literally tell them that it's company policy that I have to be on the phone with you while we go over the contract. All right, Mitchell, I only have one cold caller, but when I was doing a massive direct-to-seller operation, I had 20 cold callers. "how many calls you make a day?" Me? I don't know. Not a lot, because I only make cold calls when I'm on live. I don't have to do this. I only do this for instructional reasons. All right. "Have you handle with foreclosure properties? How can you handle it?" Yes, I've wholesaled many pre-foreclosure properties. There's no difference. Yeah, you always, always, always want to go over the contract with the seller while they're on the phone. You don't just send it to them and hope they sign it. Fuck no. We take matters in our own hands. All right, do you have acquisition and disposition managers? I only have disposition managers right now. I don't need acquisition managers. Can you wholesale with an agent involved? Yes, you can. I don't. How would you go over the contract? Some of the contract I don't understand. See, guys, that's what Wholesaling 101 is for. And actually, never mind. Let me just show you, all right? For everybody who is worried about the contract. By the way, everybody on TikTok. I'm also live on YouTube where you can see my screen and everything else. So let's see if we go to YouTube and we look up Tyson Smith contract. We just Google or do we just search those words?
It's no secret that the most successful real estate investors find deals off market. So how do you find off market?
Of course, Batch Leads is advertising on my YouTube video. Of course, I am not an attorney. This is not considered legal advice by any means. You should absolutely consult with the the legal professional or your attorney. Look, here's me going over the entire contract, showing you what every single part means, how to explain it to somebody, all for free. You guys can go watch this video right now, just search Tyson Smith contract. Got you guys. All right, what— while cold calling and you say that you have a partner but in reality you don't, what do you do? What do you mean? Like, I literally do not understand your question. What is the dilemma? Alright, can you give an example on how to calculate the foreclosure properties? It's the exact same way as any other house. Are you making a video with Gus like you did with Carson? I'm gonna wait to make the video with Gus because Gus is about to make like 100 fucking G's, so I'm gonna wait until after he's finished with all of that. Alright, are you doing a cold call now for us? Yes, Ashley, yes I am. Okay. All right, do you keep the properties after you get under contract? No, I wholesale them. What's better wording than just saying, I wanted to follow up with you? Just ignore it. Just remove that from your vocabulary and just ask them whatever the next question would normally be. Sorry, if I understand you correctly, you're pulling these leads off of batch leads, loading them into your CRM, then cold calling. If so, how much of your cost per lead? No, that is not what we're doing. We're pulling the list on batch leads, uploading them into Batch Dialer, and then calling them. The average cost, if you're using VAs for that, is going to be around like $20 a lead or some shit like that. Alright, what's the first thing you say when you get on the phone with the seller?
Hello.
Always start with hello.
Please leave your message for— Damn it!
Send. Send text. Mark that I sent the text. Call next contact. All right. Would you say now that you've been doing this for a while, your employees do a lot of your deals essentially? Yes. My wholesale business is very passive for me. I don't have to do much of anything for it besides be on social media so deals get sent to me all the time. All right. Some people ask, what company do you work for? What do you say if you don't have one and you're doing it alone? Yep. Eric and Rance1K gotcha. You just say that you're a private investor.
Please leave your message for Please leave your—
All right, let me go. Let's see, let me go to my— I'm gonna go to a different— I need to call some— I need to do some follow-ups. Wait, do I have any tasks due today? No, I don't. Fire. All right, anyone in Texas willing to JV? I've been doing this for 2 months and no deal yet. I don't know what I'm doing wrong. Why would somebody JV with you if you don't know what you're doing? You're not doing a good job of selling yourself. How do you personally calculate the MAO and rehab costs? Remy, check this out, bro. I go right here into this wonderful calculator and it just does all of it for me. I just put in the ARV, square footage, choose what level of remodel, put it there, adjust the investor profit, and boom. I know. Alright, using Salesforce? No, I use RE/Simply.
Alright.
Salesforce is king? Um, as somebody who spent $10,000 on a Salesforce system and promptly got rid of it after about 5 months, I can say that Salesforce is not king. Waiting for you to lock Jason's deal up. Yeah, that deal is gonna be fire. All right, I need to see what this is because it looks like I called and what did I offer? All right, so yeah, this is about time I call this guy. I offered him $306,000. He was asking 4:18. Let's go ahead and call him back. Let's go ahead and call this cat back. These are my favorite calls. All right. I make $200K monthly profit. Congratulations, man. That is amazing. You're crushing it. Where can I get deals besides Batch? Where can I get leads besides Batch? Have you ever closed a deal before? If the answer is no, just keep using Batch. If the answer is yes, lead Zillow. Well, Connor, there must be tons of people—
Your call has been forwarded to—
without brains, because it's happening every single day. It's happening every single day in every single neighborhood all across the United States. Heard back from the lady in Eloy? Yes, we talked to her. We're gonna get that deal signed on Monday. Right now she has a karate tournament that she actually invited me to. And I feel like she's gonna be kinda bummed if I don't go. So I may have to go to the Phoenix Convention Center tomorrow to go to this karate tournament to get this deal locked up. Maybe I'll vlog it. Well, I know what I'm doing, just haven't found no motivated seller and shit. My bad, you didn't have to be rude about it. Dude, I'm not rude. That's just how you're choosing to perceive it, man. I tell you what you need to hear, not what you want to hear. Okay? If you want somebody to baby you, go get a girlfriend. I'm not that. Sorry, bud. All right. Tyson is an elite realtor and we love it. $3 million per month. Let's go. Damn, you're wrong on all accounts, but I'll take it. Okay, we need to redial here. You have to pay off the primary mortgage. What? Sheesh Louise. All right, no answer from Frank. Let's go to our next lead that we need to call and do an offer follow-up call on. My boy Trinidad. Oh, this guy was pissed. This guy was pissed, dude. Yeah, let's see, we offered him $350,000. We went up to $356,150. What did he want? What did he say? No thanks, go and find yourself a better place for the price you want to pay for it.
Good luck.
Buy the house that's down the street and offer them a low bid and see if they will sell it to you less. What was that, like a week ago? I need to find my notes. Maybe I can refer him to an agent. Let's call him again. Let's see if he's still pissed off. Okay. Yeah, true, I was pissed. So that's exactly why we need to call him again.
Hello?
Hello, Trinidad?
Yes, who's this?
This is Tyson Smith with We Buy Homes Cash. We spoke about a week ago about purchasing your property over on Wolf Drive.
Yes, what can I help you with?
So I know that our original offer didn't work for you, and I was just calling to see if there was anything that we could change about it that would allow us to do a deal today.
What kind of a change?
Well, I mean, that's what I'm asking you. I know that our offer didn't work, and I was wondering if there's anything we could do to possibly sweeten the deal so that we could go ahead and buy the house.
Oh, your offer didn't work out, so No, sir, there's no change on there.
Okay, like even if we could close in a sooner date or, you know, maybe get you, you know, a few thousand extra dollars, there's nothing we could do to sweeten the pot to make it work?
Hello?
Hello?
Yeah, what price are we talking about?
I mean, I'm not sure. That, that's what I'm coming to ask you.
Oh, did you tell me— did you tell me that there was a house down the street from my house that Wait, I'm sorry, I'm sorry, you kind of broke up.
What's that?
Yeah, because it's raining real hard out here. I'm on the road and it's raining real hard.
Oh, gotcha.
Yeah, so I don't know what, what price are you, you're offering? I don't know, you're not offering me a price.
Well, I mean, so I know that last time we spoke, our offer was $356,150, and I know that that didn't work. So I was just calling to see, you know, if you had thought about it and you had any kind of counter, something I could go back to my team and try to get done for you.
What was your offer?
$356,150 cash.
No, no, sir. No, no, I, I told you no the first time. I don't know why you're calling again and asking me for the same, if anything's going to change. I mean, I already told you there's no reason for me to sell my house and then go to another house and pay a higher interest rate. I'm not going to do that. I'll be stupid if I do that.
Yeah, I got that. I mean, I just knew that, um, you know, from our last conversation that you were trying to move closer to like the Phoenix Gilbert area.
Yeah, but like I said, if the price is not— it's not up there, no, I'm not gonna do it.
Yeah, no, that makes sense.
Um, well, yeah, there's no way. I mean, just That'll be— like I said, I'll be really stupid of me and really, you know, out of my mind if I just wanted to do that. I mean, that's— I mean, you're talking about, you know, 7 or 8% that I'm gonna— you know, we're talking about I'm at 3.5% interest rate. You're— I'm going to go from 3.5 to 7.5. That's like 4% more.
Yeah. No, I mean, I hear you.
There's no way. Why would I do that?
I mean, I don't know. It was, you know, you're the person who reached out to us saying you wanted to sell. So.
Oh, no, no. You guys called me. You guys called me and offered me that, so—
Yeah, but I mean, you filled out a form on my website asking for me to call you.
Yeah, because the price that I put on there, if you were interested, then you guys call me.
Gotcha.
But since I'm not interested, you guys are not offering me that price.
Gotcha.
So I'm gonna go, you know, with the price you're trying to give me.
Yeah, so it's not the interest rate that's an issue to you, it's the price?
Well, it's the interest rate that, you know, I'm paying 3.5%.
Yeah.
And then you guys are trying to lowball me to $300,000 and some when, you know, I know I can get more for the house.
I mean, absolutely. If you were to list it on the market, 100%.
So then why trying to lowball me?
I mean, I'm not trying to lowball you. I'm just trying to tell you what investors are gonna pay for it.
Well, again, I'm not gonna go with an investor. I already told you that.
Yeah, I totally understand. I mean, I get that, you know. I was just calling to see if there's any way I could help, you know. Maybe you were still serious about selling it. Oh, he hung up. Damn. Well, we tried. We'll call him again in another week. All right, Trinidad, Trinidad, um, was not willing to negotiate, was unable to refer him, or was unable to even try and refer him to an agent. So I'm going to go ahead and leave that note so when I call him again in a week, I can try to refer him to an agent again. Also, one of the best parts about having a partner who is licensed is that I can refer deals to agents, and that is the freest money of all time because all I have to do is text an agent I know and give them the contact info. Then they go list the house, do all the work, sell it, and then like 3 months later I just get a check for a portion of it. For just like something that took me, you know, 5 minutes of work. So agent referrals are awesome. You still harassing Trinidad? I am not harassing Trinidad. Again, Trinidad is the one who on his own accord went to my website and gave his contact information and said that he wanted to be reached out to by me. Okay, so he's a grown-ass man. All right. Who is next? Who is this guy? Mike? Who? Trinidad's calling again. All right, looks like this is not deal I was working. Damn. All right, we've gone through all the offer rejected already. All right, who else do I got? I have an appointment with a David. David, let's find David. Where's David? Here he is. Buckeye. All right, let's pull up this property. Buckeye, Arizona. "I've done many deals in Buckeye. Back in my olden days, aka when I was still going on appointments, I remember I got a deal signed at a gas station in Buckeye. Went to a gas station, signed a contract with that man, later had to drive back to that same gas station an hour and a half away from where I lived to get an addendum signed to move the close of escrow date." All right, yes, Ashley, that was exactly the one, yes. Okay, what do we got here? Dude, what is up with all the big houses today? This is another 2-story, 2,300-square-foot property in Buckeye. Nice little 2-car garage. Let's see, what are other properties selling for? Wait, we overlooked a very important detail. Does this property have a pool? Looks like the answer is gonna be no, it does not. Okay, all right, so no pool. 2,400 square feet. There's an as-is clean version without a pool for sale right now for $380K. 63 days on Zillow. This guy said he's asking for $400,000. There's one for $440,000 for sale that does have a pool. Also, what I'm doing right now, analyzing the deal before I call the guy, you guys should never ever do this. Alright, this one's for $370,000. New carpet, shitty kitchen. And then you got some new construction that are selling for $400,000. Let's see what's actually sold in the last 6 months. Everything around $340,000. It's like $340,000 is the price point. This one for $380,000. Updated kitchen sold for $380,000.
Okay.
Alright, so $380,000 is ARV and the guy's asking for $400,000. And his house is not remodeled. This'll be a fun one. Let's get David on the horn.
Hello?
Hello, David?
Yes, it is.
Hey David, this is Tyson with We Buy Homes Cash. I believe you spoke with my assistant Mary about selling this property over here on 238th Lane.
Yes, we're debating on selling it or leasing out the house. That's, that's That's where we're at right now.
Oh, gotcha. You're considering putting it up for rent?
Well, that's, that's, that's two, our two options to put up for lease. And then, um, or if there's a good offer out there, a good deal, just, we just go ahead and sell it.
Okay. Yeah, it makes sense. Um, have you ever rented out a house before?
Yeah, we used to have properties, rental properties before. Yeah.
Okay, very nice. Um, okay, looks like you had told, uh, my assistant you were looking to sell it for about $400,000.
I mean, I, I don't know exactly how the market is, though. We haven't even checked yet, but I've been occupied trying to move all the stuff out the house. But we're trying to— after everything was already, uh, moved out the house, I was going to go ahead and sit down and and see how the market is. But yeah, I don't know exactly if I'm the right— I'm on the right number on it.
Okay. Oh, and that makes sense. So, so you're not living in the house anymore? You, you've moved out of it?
Yeah, we moved out. Right now it's just me and my father. He both was just moving stuff out.
Okay, very nice.
All right.
Um, do you know about when you'll have everything moved out?
Uh, most likely, uh, end of this month.
Okay, well, I think a better idea would probably be that I give you a call, um, maybe the beginning of next month after you've had a chance to sort of do your own due diligence and see kind of what the market looks like. And maybe at that time it'd be better if we, uh, you know, talked about the property and see if we could make an offer that you know, work for the both of us.
Right. No, and did you, you got any idea right now, but based on the, the square footage on this, on the, on the property or, um, just from what I'm seeing, it looks like one that is, um, very similar to yours, uh, on Romley Avenue.
Uh, they repainted the entire property. They put new flooring downstairs. They replaced the carpet upstairs. They repainted all of the cabinets in the property as far as the kitchen and the bathrooms. They've updated the countertops to like a basic quartz, and then it looks like there's like some Home Depot stainless steel appliances in there. And then they've put a new backsplash as well. So like a, you know, minor remodel, still pretty expensive considering the size of the house, but that property just sold for $380,000. 4 months ago.
380, 4 months ago.
Yeah.
Okay. Pretty much same square footage.
It's a bit smaller than yours. It's, it's 2,200 square feet, but it's a 4-bed, 3-bath. Yours— does yours have a pool?
No, it was, uh, it was our future plans.
Okay.
Yeah, I mean, it's because it's the only two-story home in this, in this neighborhood. Two-story home, and there's no neighbor— neighbors in the back backyard. Um, it was, you know, pretty nice, uh, pool with privacy.
Yeah.
You don't have anybody overlooking your, your backyard. Everything's just single story, the other neighbors that I—
Yeah, no, I get that.
Yeah. So yeah, um, you guys are willing to purchase a— I mean, make offers with foam? Because right now my plan is, uh Redoing all the carpet. Well, today— not today, tomorrow— the guy is gonna, uh, help me to give me an estimate on the putting the floors, the entire, uh, entire flooring downstairs. I'll have him give me an estimate to put, um, any different kind of flooring instead of, uh, carpet on, on the second story. It makes sense if you plan— like, if I'm planning to rent the house I don't have to worry about shampooing the carpet after people move out.
So yeah, definitely.
Yeah, so I'm, you know, tomorrow he's gonna give me an estimate. Uh, I already got the estimate to do the, uh, carpeting upstairs, and I just want to get this, and I'm doing the whole entire house flooring, or just the bottom, just the, just the bottom part of the house. See how the numbers look.
Yeah, it sounds like a good plan.
Oh, uh, yeah.
So you guys, you guys throw offers like, uh, as-is, condition-owned, or how does this work?
Yes, sir. Um, yeah, we typically are buying properties completely as-is. Um, we don't have any, you know, real estate commissions or anything like that. And, uh, our company pays all of the closing costs.
Okay. All right, well, because consider what my project that I'm telling that I need. I need— but, uh, Mary, and I believe Mary was making notes of it. Yeah, uh, it needs flooring on the bottom part. This is, uh, because the carpet area, I removed the carpet. I'm trying to, you know, I'm trying to avoid putting carpet in the area that had carpet, but, uh, there's tiles in some areas like a kitchen area and dining area and laundry room, uh, the bottom bathroom, and a little bit of an entrance of the house. There's a tile, some, um, I'm trying to put the whole bottom part of the house tile. That's, that's what I told Mary, that's— I'm in that process, trying to get that done. But if there's something that for me to avoid, for me standing by and make this, make sure the house is ready to for showing and— or, uh, even showing for re— to rent the house or showing to put up for sale. If your offer comes up, it makes sense for us to just go ahead and sell it to you guys. We'll just put the date for us to just completely move. When we move all our stuff out, and we're pretty close, we're pretty close to moving everything out.
Okay, boom. Well, so do you know about what that number looks like where it would make sense?
No, throw me an offer. This is— and then I'll just discuss that with my, with my wife, as you already know exactly what we need. Um, it has, uh, the type of countertop back in 2016. That's, that's the kind of stuff we have, uh, granite, I believe that's what it is.
Yeah, yeah. Well, here's, here's kind of where we're— what I'm looking at here. Um, number one, there is that comparable property in your neighborhood. That sold for $380,000. So that's what we'd be shooting for, especially because there is the new builds over on Southern, just down the corner from you, that are— that they're currently selling for $400,000. So we would want to be under that. So we'd be shooting for somewhere around $380,000 to exit. There would obviously need to be, you know, room in it for us. So, you know, we'd be somewhere on the you know, low sides of the 300s.
On low size 300s, huh?
Yeah, like really low, like very close to the 290s.
Yeah. Okay.
Yeah.
Well, let us, let us Let's think about it. Um, she made notes because it still has solar panels. Uh, there's on my contract I'm able to purchase the, the solar panels if I, if I wish to do that. So, okay. Um, she, she did make notes that it does have solar panels.
Yes, I got that as solar here. And you said that it's leased but there is a buyout option.
Yeah, yeah, it's been, it's been since the 5th year that I was in it. Uh, that's kind of, kind of type of contract that I did because I didn't want to lease the whole entire 20 years. I said I'm not planning to lease the whole thing. This is whenever I get a chance, I'll buy them out.
Okay.
Um, how much is the payment on that?
I'm paying $172,000. It's, it's a, it's a big system because it was It was supposed to be powering up a, a, a future pool that we, we had in, in plans, but it was just the— so none of that came out. They end up putting really good brand, I think LG, uh, solar panels, just because my wife didn't want no solar panels in front of the, uh, in front of the house on top of that tile that she picked. So they made everything possible for, for, for, for her not to see the solar panels on the front, front of the house. So, okay. And so, yeah, it's, it's a big, it's a big system. So since I end up installing the solar panels, I mean, it generates more than what, what the property needs. I mean, I'm always negative with the, uh, with the, uh, power company. I haven't paid anything.
That's great.
Yeah, I haven't paid anything. Yeah, yeah.
Okay. So, yeah, I mean, I feel like if you want to mention this and, you know, see if it's something that works, you know, obviously if you're looking to get the most amount of money, the way is going to be for you to finish up the project and list it on the market. Or, you know, as you were saying, you know, renting it out, that could be great as well. But, you know, you know, if you would like to sort of press the easy button, have it taken care of for you, not have to worry about, you know, inspections, any commissions, closing costs, buyer concessions, anything like that, a simple as-is sale where you can pick the close date and just sell it as is, then, you know, you have that option as well. All right.
Yeah, it's going to be pretty tough saying Going under 300, yeah, she might not like that.
Well, I mean, look, you know, if you guys have a conversation and you decide on sort of what that number is, where it's like, hey, you know, if you could get here, then it would make sense to us. Then I think that that would be the best course of action.
Okay, let's do that. I got your number saved. I'll definitely give you a call back. I have to sit down with the wife and talk about it.
All right, that sounds good.
Let's do that. And, um, well, we'll keep in touch.
All right, sounds good, David.

Thank you.
Yeah, bye-bye.
All right, there we go. Just keeping it real with that guy. Um, there's, there's definitely no reason to press for anything there. He obviously has a bunch of options and he does have things he needs to talk about. So yeah, there we go. Do you think you closed him? No, there's not a signed contract in my inbox. All right, the average power bill will be $1,000 a month 10 years from now. Damn, we got a fortune teller in the chat.
