What's up, Anthony? How you doing? What's up, Brady? All right, guys, um, so I I'm about to make an offer on this property. Really have it listed at $168,000, but I'm gonna try and lock it up at $100,000. I think I have a good chance of getting it. We'll see. I'm gonna try and lock it up at $89,000 though. All right, however, I do need to get I'm doing great, man. My allergies are a little messed up, but we're feeling great. All right, I'm gonna be feeling better when I get this deal locked up though.
Hello?
Hello, Bonnie.
Hi, Tyson. How are you?
I'm doing well. How are you?
Good. Yes, yes. Yeah. What's up?
Good. So I just heard back from the underwriters and the good news is the property was approved to be purchased. So let me go over what exactly they approved. Um, the offer is to buy the property entirely as is, meaning you don't need to go clean the property up or anything like that. As it is, is okay. Um, they have approved for closing to be in 30 days, so we can have the property fully, you know, paid for, transferred everything in 30 days. Uh, absolutely no commissions are taken out, and all the closing costs would be covered by us. Um, the approved offer for your property in its current condition is $89,800.
$89,000.
Wow.
It's half what we asked for.
Yeah. Like I said, it is good. I figured it was going to come in substantially lower. Um, the, just the thing is the property's on a main road. I know that it is zoned for commercial. But, um, we'd be turning this into residential units. It's going to cost us a fair bit of money, but, uh, either way, I mean, that, that, that's where they came back at. Um, I think, like I said, we can have it closed in 30 days. I think it's a really good deal.
Okay.
Okay.
Let me think about it then, because, uh, it's a lot less, really a lot less than I, than I expected.
Yeah.
Um, yeah, I will think about it. So, uh, yes. So that, that's the final offer, right?
Well, I mean, here's the thing is, uh, once I get it approved, it's really just, I mean, that's the hardest part for me. Um, but then it's just kind of about making the numbers work for everybody.
Um, oh, okay.
So if you have a number that if you're like, hey, if you could get 'em up to this, I might be able to go back to them and see if I can get a little bit more.
Um, oh, okay. Okay. Yeah. Because we are thinking, because since there's absolutely no use for us, the property right now, so we don't mind to go lower the price, but you know, I'm thinking the bottom line, you know, at least, you know, $100,000 over, you know, that's what I'm thinking.
Oh, you think if I went back to my underwriters and I was able to convince them to come up to $100,000 that you'd be willing to move forward today?
Uh, yeah, a little bit more, maybe over $100,000, a little bit more, a couple thousand more, that would be good for us. Um, then I can, yeah, I can, I can do that because I am waiting for a couple offers today, uh, from other companies too. Um, so, uh, yeah, so if you can, you know, get that up, then it's a very high opportunity chance that we will just get it done today because it's over there like for 6 months already and I really don't have time to manage that property. Um, it's a long-term investment for us, original thinking. But right now it's just, it's just like, um, you know, a lot of hassles for us to, to, you know, to go over there and take a look from time to time. For us to drive there is 1 hour on one trip.
Yeah, yeah.
So it's, it's far. Yeah, yeah, 1 hour for one trip. And then, uh, yeah, because we got the building, I think it's about— is it a lot? A $100,000 or $111,000 $1,000 when we got the building. So we just don't want to lose any money on the building. And then, um, yeah. And then I think we're good to go.
Okay.
So you say we, who is there another owner on the property?
No, just me. And no, actually the property is under my daughter's name, but just, I'm talking about we, it's just a, it's family properties. We have other properties too, but I'm the one who's in charge of taking care of all of them. So, so it's just like, uh, for me, it's like, okay, it has to make sense. Um, if not, we just leave the property there. And then the agent before, she told me, says, there are some buyers interested, but they want us to carry back the loan. And then I said, ah, no. Yeah. So it's hassle. It's just hassle. Absolutely.
Well, I mean, that's why, I mean, I feel like where we're coming in is a really strong deal with us buying the property as it is. You don't have to worry about driving back and cleaning it out. And I could probably even get us to move the closing date up if if that would be attractive for you.
Yeah, it doesn't matter. Like I said, you close it in one week or one month, it's fine. Like, we just want to get it done with, you know, as soon as possible. But at the price, well, we, like I said, we don't want to lose, you know, money on the property. We don't mind to lower the price, but, you know, not, not losing money. That's the bottom line.
How deep are you into the property?
You say that again? How do I get, like, how I get the property?
Because how much money are you into this, into this property?
You mean, how much do I own the bank?
Yeah.
Oh, no, it's already been paid off.
Okay. So you, but you said that you don't want to lose money. So like, what, what would we have to offer you to put you in the green?
Like, like right now, you said 89. But I remember, if I remember correctly, I think we pay over $100,000, a little bit over $100,000 for the property. We just want to get the money back and then we just, you know, walk away like that.
Well, so I mean, if I can go back to my underwriter, because here's the thing is they're a lot more quick to move if I say like, if I can get an agreement from you, if I can get to a certain price and you're ready to move forward, then I can get a lot more done with my underwriter. I have a lot more like negotiating with them. So like right now, okay, like, oh, if you can come back, if you can get $100, then I'll think about it. Then I'm probably not going to go back to them yet because I want like, I have my most amount of like leverage with them when you're ready to make a decision. So if you have a price in mind where if you're like, hey, Tyson, if you can get to this price, you get it closed in 30 days, you're paying all the closing costs and you know, I don't have to worry about driving back to the property and cleaning it out, then I'm ready to go there.
Okay.
What about $110,000? If you can get $110,000, then I'm ready to move today.
Okay. So if I can go get $110,000 from them, you're ready to do a deal?
Yeah.
All right. Let me go to work for you, Bonnie.
Thank you. I appreciate it. And I'll be waiting for you.
All right. We'll talk to you soon.
Thank you, Tyson. Okay, thank you. Bye-bye.
Bye-bye. Oh dude, my allergies are terrible. By the way, my MAO is 100. I might be able to do one time. Let me hit up my buyer out here. So this property's in Eloy. It's like a small, small town, but as you can see, the place is like a piece of shit. Oh shoot. Um, yeah, as you can see, not that great, not that great of a place. All right, let me text my guy. Oh, all right. What's up, Braden? How you doing, brother? Alright, I had my MAO at $100,000, but my buyer in Eloy, who's like another wholesaler, like he buys a lot, but he also just knows all the buyers in Eloy. He said, he said don't go to $110,000. He said try and, he said get it as low as possible, like don't, don't go hard on it. So is what I'm gonna do is I'm gonna call her back. I'm gonna say, hey, sorry, I It couldn't get up to $110,000. The absolute most top dollar they said they'd do is, is $95,000. Oh shoot, I just realized I have another appointment. I got somebody else I have to Call, give me a sec. Alright, let's see, what— who is my— I have an appointment. Whoops. Alright, with Babu. My appointment today is with Babu, or my appointment right now. Boys, when I tell you, man, my allergies are screwed. They are screwed. Alright, let's get Babu on the phone. Looks like this is a deal here in Tempe. All right, let's get Babu on the phone. Hello? Hello, Babu?
Yes?
Hey Babu, this is Tyson with We Buy Homes Cash. I believe you spoke with my assistant Mary about about possibly selling this property on Llorona Lane in Tempe. Mm-hmm. Is now still a good time for us to chat?
Yeah, sure.
Excellent. So I just needed to clarify a couple bits of piece of information, and then we'll be able to get you the offer for the property. Uh, looks like you guys are looking to move, is that right?
Yes.
Okay, are you staying in town or you headed to a different state?
We're staying in town.
Okay.
We're moving to bigger homes.
Yeah. I'm sorry. What's that?
We're moving to bigger homes.
You're looking for a bigger home?
Yes.
Okay. It looks like the property you're currently in is about 2,400 square feet. That's just not cutting it?
Yes.
Okay. So, um, from the notes that, uh, I'm looking at from Mary, uh, looks like that The property's in good condition. The roof is relatively newer. Is that right?
Yes. We put new roof, new AC, new tiles, new kitchen, everything last year.
Okay. There's no swimming pool?
No, but there's enough space to put it because we don't know if the new people want to put it down. We didn't put it.
Gotcha.
Okay.
And then have any— has anything in the interior been updated since you guys moved in?
Yes, we got a new bathroom. Half bathroom.
A new bathroom?
Yeah, we added a new bathroom and we got new kitchen, complete renovation of kitchen.
Okay, new bathroom and a new kitchen.
Yeah.
Could you tell me kind of specifically about the new bathroom and the new kitchen?
Like, in all our bathrooms are like— we remodeled all the bathrooms, but we also added one new half bathroom. So this is just a, uh, you know, when people come to the home, they want to use it. Like, there's a bathroom there.
Okay.
But the bathroom—
yeah, bathroom. So I used to— we used to have a tubs and all. We removed it. We put a very, very like classy bathrooms.
Okay. And then you said that you redid the kitchen. What does that look like? Yep.
New cab, granite flooring, open kitchen.
What color are the cabinets?
They are like more Cherry, close to cherry, dark color.
Okay.
I can send you the pictures if you want.
Yeah. Could you do that? If you could, if you could text me some pictures of the kitchen and, uh, and the bathrooms, that would be, that would be, uh, very helpful.
Yeah. We spent like $100,000 last year remodeling.
Gotcha. Okay.
Adding, yeah. Putting a new roof. We spent $16,000. New AC was $10,000. We got water filters, like 2.
So I am curious. I mean, it sounds like you put a lot of work into this property. Sounds like everything's in great condition, right? There's a new roof, there's an AC. You've done some nice things on the inside. Why not list this on the market with a real estate agent?
We want to. That's why we are just getting ready for it. And I saw your ad saying that you want to save money on real estate agent. I thought maybe I can save $20,000, $30,000.
I don't know.
Yeah, so I'm going to be honest with you because I don't know, I don't know if you guys looking for cheaper homes, then we don't qualify because this— we're not looking to sell cheap.
Oh, well, I mean, we'll buy houses up to $1 million, but we're absolutely looking for, for properties that we're going to be able to put some work into and then be able to resell and make some money off. It sounds like you've already done all that.
Yeah.
So I don't think, yeah, it's, it's ready to move. You don't need to put anything. It's like any, it's a nice school district. Like Kyren School District is next.
You can walk.
There are 3 schools, like walkable distance.
Yeah, no, this is a, this is a phenomenal area. I know it well. Uh, let me ask you a question.
My son goes to Corona Del Sol and went to ASU 3 months, 4 months ago.
Oh, that's great. So, um, yeah, I actually, I went to high school in Chandler. So I would spend some time in this area. But I want to ask, do you have a real estate agent that you trust to go ahead and get you?
Yes, my best friend's wife is— my best friend's wife is real estate.
Perfect. All right, well, listen, Babu, I don't want to take up any more of your time because I'm going to tell you right now, our, you know, our price is going to be lower. Like, you're going to be able to get more money in total even after paying the fees and the commissions and everything if you just sell it. Okay. That's what I would recommend you do.
Okay, yeah, that's what I wanted to make sure that, you know, not—
cool.
Because our neighbors sold the same, like maybe 1,000 square foot more, they sold it for $895 last month.
Wow. So looks like you're in for a good time then.
Yeah, I hope we have— we want to put it on sale next month. So once we just move to the new home, we'll start in April.
Yeah, all right. Well, listen, I wish you the best of luck with it, and I hope your move goes swimmingly.
Thank you, sir.
Thank you.
All right, thank you. Have a good day, babu. All right, see, boys, that's a retail lead. Soon as he starts telling me spending all this money, I'm like, bro, he doesn't need my help. There's no, there's no point in me comping the property to offer him fucking, you know, $550K for a house that he can definitely go sell for maybe, you know, $780K, something like that. Ah, boys, dude, my— give me a sec, I gotta go blow my nose. I'll be right back. All right, nose has been blown. Also, I gotta post this up on Instagram. We got to make sure that everybody knows that we are live. How do I share this live though? I do that. Let's go ahead and switch the face cam for a second. Check it out, guys. What's up? What's up? How's everybody in here doing? Who we got in here? Braden's in here. What's up? Who else? This seems to be more like— yeah, I want to cover the entire thing, but I don't know. All right, so check it out. So look, this is the— this is the house that he was referring to. Sold for $855,000. Um, it is like 200 square feet bigger, and this is a really nice renovation. They got the waterfall granite countertops, nice white shaker cabinets, exactly what people are looking for. Um, this flooring could be better, but I'm just being picky. New paint. They've redone this bathroom, done a great job. Nice little soaking tub, you know, matching everything. Looks good, right? This is a really good house. Somebody's son is a little Twitch streamer. Anyway, and then this is his property, the one we were just looking at. So we don't have any pictures, but it is like 200 square feet smaller. And, you know, he said that he's remodeled a bunch of stuff. He— I would be remiss to think that he did as good job as they did. Wait, what is going on here? Where's my banners, dude? Oh, whoops, there we go. I had the wrong thing open. Anyway, we're gonna call Bonnie back. We're gonna offer $95,000 for the house. Um, I don't think I'm gonna be able to get her to sign today, but I do think it's likely that we'll be able to get that deal locked up. Alright, what's up, Ball Up? Brady, what's up, dude? Yeah, so, alright, let's get back to business here. We're gonna go ahead, we're gonna move this to a, Total retail lead, remodeled everything. Best friend's wife is a realtor. That just goes to show though that LeadZolo is really good at running ads. The fact that he saw that and is like, ooh, Yeah, I gotta check that out. You're doing a good job over there, LeadZello. All right, let me see here. Let's move this. We'll just put it into the lead bucket and then, yeah, we'll keep the drip. All right, let's get on the phone. Let's get back on the— or wait, what is it? It's 12:22. All right, we have— yeah, we have time. Let's call Bonnie back real quick. All right, Bonnie was this house. It's in Eloy. Where we at? Right here. All right, let's get Bonnie's house back on the, uh, back on the chopping block up here. This guy right here, not, uh, not the prettiest little thing. It's got two properties. It's got this old tire shop in the front and some kind of two-bedroom, one-bath house in the back. Yeah, all right, all right, let's get Bonnie back on the phone. Are you fucking kidding me, dude? I just bought this phone. I don't know if you guys can see because I have like my webcam. I just bought this phone and I've already cracked the corner of it.
Hello?
Hello, Bonnie?
Yes, Tyson?
Yes. Hey, so I have some excellent news. Um, I talked to the underwriters and I was able to get them to come up to $95,000 for the property.
$95,000? Still under— it's still under $100,000, Tyson.
I know, but listen, I, I worked really hard with them and they brought up some points. They're like, hey, we're buying the property as is. You know, she doesn't need to worry about cleaning it out or anything like that. And look, the properties are both going to need some substantial work, um, and they're really not in the greatest part. Um, with that being said, you know, we still are interested in them and we're willing to pay you $95,000 for it. You know, it's done, taken care of. You'll be paid, um, you'll be paid early next month.
Yes, yes, yes, yes. But like I said, if you can get it up like over $100,000, then the deal is done. Right now I need to talk to my husband and then say, okay, we are losing money on this property. And then he would definitely say, okay, let's think about it then. You know what I'm talking about? I know him.
Hey, go ahead and talk to him. I can hold the offer for 48 hours. Um, unless I find something else to buy today, which I've got 5 more appointments today, and if I buy something else, that's gonna affect the amount of money we can pay for this. But go talk to your husband, see what he says. Look, if it works for you guys, that's great. I'd love to be able to help you out on this, take it off your hands. You don't have to worry about it anymore. If it doesn't, hey, let's part ways as friends, and maybe you call me next time you have something to sell, and I can hopefully—
Yes, definitely. Let's keep praying. Tyson, you're so great. I appreciate your effort, really appreciate it. Hey, hey, have you gave your life to Christ? Repent your sin, accept him as your personal Savior? He's coming back soon.
Of course I have, ma'am. God bless.
Oh, praise God. Praise God.
Praise God. Yes. So yes, I will definitely talk to my husband. And then if you can move it up a little bit, like, like I said, $100,000, then we don't have to worry about it.
You know, unfortunately, Bonnie, I'm telling you, I pulled out all the stops with them. I tried to get everything I could. The apps, they didn't want to budge off $89,000. But I really, The absolute top dollar we're gonna be able to do is $95,000.
Okay, sounds good. Sounds good. So I'm gonna talk with my husband when he's available today. And then you said 48 hours, right? And then I will give you a call back.
All right. Sounds like a plan, Bonnie. Appreciate you.
Yeah.
God bless you.
Thank you. Thank you. Thank you. God bless you too, Tyson. Thank you so much. Okay, bye-bye.
Bye-bye. Hey, Pro tip, they don't teach you this. They don't teach you guys this one in real estate school. You are whatever religious denomination, political party. I would be a Scientologist if she asked me to be one, okay? Dude, we got to be like a chameleon. I will be whoever you want me to be, all right? Now listen, that's not like— that's like surface level being good at sales is just being able to like you know, just not be confrontational with people and just agree with them and be on their same side. But it's those kind of things that really are going to help her, you know, that little extra trust or something like that. It's a good place to start is just, you know, agree with them. Like, listen, I would sit there and I would— I don't even know, bro. I would sacrifice any of my personal— like, you know, I'll sit there and yap with her about how great Joe Biden is or I'll sit down, smoke a cigarette, and talk about how sick Trump is. Like, I don't care. Whatever you think, I think too when it comes to things like that. Oh shoot, can't hear me. What do you mean you can't hear me? Why can't you hear me? Can anybody else hear me, or is it just Mash? We having technical difficult— technical difficulties here? Hey, could everybody not hear me, or just Mash? Or can you guys all hear me now? Savvy, can you hear me a second ago? Like this? When I'm like this, can you still hear me? Okay, let me— all right, right on. No, Mash, I'm actually banned from TikTok right now. I can't even go live on TikTok. We're YouTube only for the next week. Yo, Luke, good to see you, brother. Yeah, this should be an easy deal though. If I could get it at 95, it'll only be a quick like 5 or 10 piece, but we still take those. We still take those. Oh dude, boys, my, my allergies. This is bad, bro. My nose is just a faucet and it is turned on. Sus, sus, sus, sus. Okay, we have another call we have to make right now. All right, good. What's up, Ray? All right, I need to figure out All right, um, Luke, I get banned from TikTok, from going live on TikTok, fairly often. Anytime I start saying anything that's the slight bit based on TikTok, they just, they, they take away my live privileges. Like, like, so yesterday I was live and I, I was talking about books that I've read and I mentioned this book called Fourth Wing. That's like this popular fantasy book. And but it's got, it's got some raunchy little chapters, you know, some like, and anyway, I said that that was fruity and then like a minute later banned for hate speech, banned for a week for hate speech. Uh, Savvy, I personally don't love PropStream. There's nothing inherently wrong with it. It's just, I think for the money, Batch Leads is a way better system. Um, Batch Leads is just like the competitor to PropStream, and I think that for the data, PropStream and Batch are going to be pretty much the same, but Batch Leads has way better skip tracing, way more high-quality skip tracing. So that's why I use Batch Leads. Okay, what's my next call? It's with, uh, let's see here who we got. Dave. Let's find Dave in my CRM real quick. All right, this is in Oracle, Arizona. Oh yeah, this is a huge house. This will be interesting. Let me go ahead and get it pulled up for you guys so you guys can kind of take a look. It's, uh, so I never even heard of Oracle before I saw this lead, but look, it's this monster. It's gargantuan. It's like very grand, but it's super dated, just in the middle of Tucson. Washers and dryers look nice. Big-ass lot. But yeah, it's a nice house. It's just dated, right? Like, that was really nice whenever this was built, which looks like it was built— freaking heck. All right, built in 2006. Yeah, wonder how much they paid for it. $310,000 and $17,000. Man's got some good appreciation here. All right, let's call him up. Let's see what the story is. Looks like when he spoke to my assistant, he said that they were looking to downsize. Hello, Dave?
Yes. Whoa.
Hey, Dave, this is Tyson with We Buy Homes Cash. I believe you spoke with my assistant Mary about this property over on Chris Way.
Yes.
Is now still a good time that you and I can chat and I can get you an offer for it?
Yep.
Awesome. So I got the property pulled up and I was just reviewing some of the notes. Looks like the kids have moved away and now this is a little bit too much house for you.
That's it.
Gotcha. Are you looking to stay in like the Tucson area or?
Yeah, we already bought a home. What?
You already bought a new home?
Yeah.
Okay. Have you already moved out?
Well, yeah.
Yeah, pretty well. And, you know, it's a It's a big home. And, uh, so you take that and we bought a place about half the size, you know, so here in a nice little subdivision. So it takes us a long time to get everything out of there, and we got to get— we have too much furniture, so we have to sell stuff. And, you know, we're— yeah, our kids are helping us.
Gotcha. Okay, okay. So, um, in a perfect world What do you want to see happen with this house?
Well, say that again, sir.
In a perfect world, what would you like to see happen with this house here in Oracle?
Oh, sell it. Yeah.
Okay. How soon do you want it sold?
Right away.
Okay. So if we can go ahead and get you an offer today that makes sense, you'd be happy if we could.
But yeah, that— but Mary said that. I thought you maybe Be calling with an offer.
Yeah, I just need to clarify just a couple of pieces of information and then I'll be able to get with my underwriters and we'll be able to know exactly what we can offer you for it.
Okay.
So a part of it is I want to figure out, you know, when you— let me back up. One thing that people love about working with our company is that we're flexible with our closing timelines. We actually allow you to pick your move-out date. Sounds like you've already moved out, but you get to pick the day when you can actually close on the property, you get paid, and the ownership transfers. Do you have an idea of when you'd want that to be? I know you're still moving some stuff out. Like, is this something you want done in 2 weeks, or you're looking more like a month or 2 months, or—
Yeah, probably a couple weeks.
Yeah, a couple weeks would be good.
Yeah.
Okay, absolutely. And then I can see here that the roof is— she has that it's 16+ years old. Is it the original roof?
Yes, it is.
It's in good condition though, right? It's one of those tiles.
Oh yeah, I've had the valleys, you know, it's a tile roof and the tile's in good shape. I've had a guy come out and do the valleys, pull the tiles and do whatever it is, tar paper or whatever down in there, you know. So, and we haven't had any experience, any leaks or anything like that.
Okay, good deal.
Um, 7 years.
And then, um, the AC unit on the property, is that the original one?
Well, yeah, they're both— there's, uh, twin units. Yeah, yeah, as far as I know, they're the original ones. We've never had an issue with them. They work great.
Okay. And then, um, how about the septic tank?
Yep, it's, it's a septic and we had it checked out when we bought it. Everything's never ever had a problem.
Okay, sounds good. So, um, looks like, uh, you were looking to get about $650,000 for it.
Well, I told it's probably worth around $700,000. But she's— Mary said, well, if we took care of all your closing costs and, you know, all, you know, no real estate fees, what would be your bottom price? At $650,000.
Yeah. Okay. Yeah. So she's absolutely right. We cover all the closing costs. There's no realtor fees. We also are buying the house as is, meaning we're not going to come back and ask you, hey, we actually need you to come fix this, or, you know, we need to have this buyer concession where we got to take, you know, X amount of dollars off the price for this or anything like that. So, okay, perfect.
Okay, good.
And then the foundation in the property, is there any kind of cracks in the ground or anything like that that you know of?
No, no, not, not. I mean, it's, uh, I've got cement, you know, porch or an anonymous porch. But in the garage, there's a couple little hairline cracks. You know how it— yeah, they say concrete do two things: it gets hard and cracks. But they're not big deals.
Okay, gotcha.
Um, outside, the outside is, it's, uh It's a good solid, it's nice flat acre and a quarter. A lot of people come out, so how'd you— we got 5, 6 acres here because it's all usable. Oh yeah, oh yeah. And the entire property is walled. It's a walled, you know, and we're in a, uh, a community called Loma Linda. That has, uh, CC&Rs, that they— you can't put a mobile home in there, has to be site-built. Everybody has to at least an acre and a quarter or more. And, uh, you know, so you keep your values up real good there.
Okay, very nice. Um, how about, uh, have you made any updates to the interior? Anything like new floors, anything new in the kitchen, anything new in any of the bathrooms?
Uh, okay, the floors are, uh, stained concrete and grouted, uh, in, in big large squares. So my son-in-law and my stepson and I are resurfacing those and, uh, and regrouting and So we'll be done with that next week and sealing it, you know, because we— and so the floors look pretty good. And the kitchen is, uh, there's nothing to do because it's all cherry wood. It's a very— it's a custom home that was built by the builder of a lot of those homes, and this was going to be his home. And, uh, so He really took care of it, you know. Okay, build it well. Yeah, it's got a huge garage. It's like, it's, it says 3-car, but it's, uh, more like a 4-car, you know. This guy, I have a shop on one end of it. My wife had a little— she was a retired hairdresser. She liked to keep her, you know, socially had a little, oh, uh, dog wash on the one end. And we don't have dogs, so she said, hey, is there any way you can build it up? So her son and I got together and we built it up and installed a little sink down there. So I'm saying is it's a huge garage.
Yeah, nice. Yeah, I can see— I'm looking at the pictures from when I believe you bought it. And, uh, looks like, uh, the previous owner had some really cool classic car in there.
Well, that might have been my picture. What kind of car is it?
Um, it looks like, uh, I can't tell exactly. It looks like a '30s, like a '20s.
Is it black? Yeah, yeah, it's a '52 Chevy.
Oh really?
That was mine.
Yeah.
Oh, that's a hot rod right there.
Oh yeah, it's got a 454 and all that, but I sold that. I've got a '55 Chevy now, but—
Oh yeah, do you drive it?
Oh yeah, it's a show car, you know, but I'm going to sell it because we're— it's just, you know, we get— I'm going to be 79 years old. My wife is, uh, in her late 70s also. So, you know, we just gotta— you just have too many hobbies. It's not a good quality of life when you're just running. We don't have the energy to do it.
Yeah, it's a lot to take care of.
Yeah, that's for sure.
It makes sense.
So if you want to buy a car, I got one for $70 grand. I'll show you.
All right, let's see if I can, uh, let's see if I can get my company to, to pay for that in the purchase with the property.
There you go. That'd be great.
All right, if we can do $650, will you throw in the car?
No, no.
All right, well, here's what I— here's what I'm gonna do, Dave. Let me take this information to my underwriter. They'll get back to me and I'll be able to give you a call back in as soon as 20 minutes, but sometime today, and, uh, they'll let me know what the price looks like.
Okay, that sounds great. All right, what was your name again? I didn't get your name.
Tyson Smith.
Tyson. Okay, Tyson. All right. Sounds good.
All right, Dave, I'll be giving you a call back from this number. Okay?
Yeah.
Very good. Thank you.
All right. Talk soon. Bye-bye.
Bye.
All right.
We're not going to be able to pay $650. You know, this right here is interesting. This helps. Here's a property nearby. Now this is gonna be nicer, but just slightly, and it sold for $840,000. So as you can see, this is just gonna be a little bit more updated. It's still not great. But I don't know, we'll see. I would— again, I was already just texting, texting a good buyer I have out in Tucson who I know buys like higher-end homes like this, see what he thinks of it. See, this is a good thing is that I just have relationships with really good buyers in different places where I can sort of just reverse wholesale, where I can text them and be like, hey, what do you think about this property? You know, do you have like a price you'd like it at? And they can give me just sort of a ballpark of where they're gonna be, and then I can just already know exactly what I can move it for. Boom. Reach out to, uh, reach out to the seller at a price underneath that and make some moves. So, all right, let's see here. Let's say that we sold this. Somebody could sell it, let's just say, at $800. We might be able to make $650,000 work. I don't know, I don't know. Basically, is what I'm looking at here is the as-is value. If it could sell for $800,000, which— let me see, let me go back to this. So I want to see how long this is on the market. So, okay, so it's also on 3.8 acres. Our property—
what?
Oh, whoops. Our property here is only an acre and a quarter. Wait, where was that property? Over here? Okay. And ours is over here. Okay, I don't know, I still think we'll probably end up being somewhere in the high 5s on what buyers are want to be at on something like this. We'll have to see. Called 47 numbers in your free skip trace list you sent from last night's free class. Literally got 2 answers, they both hung up on me. 2 answers out of 47 dials is pretty good, Ray. Keep going, bud. Keep going. Remember, in the beginning you got to make it out the trenches, right? At first when you're just hand dialing, that's the hardest part. But all you need to do is get that one deal and everything changes. And also you need to learn that while you're making out the trenches, the, the skills that you are building while doing that are invaluable, of learning how to have these conversations and talk to people on the phone and talk about the house. Very important skill to have. Why did this one sell for $710,000? All right, so this is gonna be a closer, a closer representative. Yeah, we're definitely gonna be somewhere in the 5s. And then this one, $695,000, also 1.9 acres. So check it out, it was listed in April of '23 for $749,000, went contingent, pending, and then ended up— they got $50K less. Yo, Ray, man, that is amazing. The fact that you've already done that, you're already taking action, speaking speaks volumes. It lets me know that you're serious about this, that you're actually making moves. That's a very great sign for you, man. You keep that up, you're gonna be very successful. Alright, one sec, let me go grab some water and blow my nose again. All right, sorry about that. Had to speak with my, uh, had to speak with my landscaper real quick. So my landscaper does not speak very good English at all, and, uh, talking with him and negotiating with him is always an absolute treat. All right, we need to make an offer to this guy. I'm gonna wait till I hear back from my buyer because the comps just aren't very strong. Um, there's really no ARV comps, so you're really looking at something like, I don't know, you'd say probably I think something like $725,000 probably be good. Repair costs, um, $5K to clean, and then like a 6% return, something like this. That looks about right to me. Somewhere in the high fives looks about right, but I'd rather get a buy price from somebody because I personally wouldn't take this down. Just because it's in a market I'm unfamiliar with. So that seems about right. Okay, who do we got next? Mario. We have Mario. All right, this property is also in Phoenix. There we go. An area I actually know. We love that. All right, what do we got here? Sold. All right, so this house looks really nice from the outside, um, but some things look a little bit wonky. Why the— like, doesn't this door look off-centered? I don't know, that looks a little weird. Yeah, what do you guys think about that? Does that look a little weird? Um, what company do you use for your screening? What is screening, Brady? What do you mean by that? This is insane. Just microwave right here on this. What, what is going on right here? Why? What? All right, let's see what's up with Mario. Let's see here. All right, so it looks like he's looking to rent it, but it's open to just selling it. Roof is new, AC's new, water heater's new. What the fuck, he's asking for $850? Oh my God. That is ludicrous. Let's call him. Oh, Brady. So the, um, Mary is my VA. She's like a VA that I've worked with for a really long time. She's been working in real estate for a super long time, but she's in the Philippines and she basically just makes sure that all my leads are called right away. Just get some basic information from them, and then we'll set a time, you know, for somebody, for a closer to call them. What is it? It's a 3-1. Okay, so this property is worth— let's see, what is this? Where's this? This sold for $415,000. Okay, so the property is worth like $415,000.
Cool.
Worth $415 on the market, that is.
Please leave your message for Please leave your message for—
This is Mario from A to Z. Please leave a message.
All right, send him a text real quick. Hey Mario, this is Tyson. Got an offer from your house. Give me a call to discuss. We'll see what's up. All right, let's call the next one. Alright, so this property is in Goodyear.
Jesus.
Okay, alright, so quick note that I want to mention about this is I don't normally look at these properties before before I call. The only reason I'm doing this is because, uh, I'm on live, like, just to show you guys. We can kind of look through it and you guys can get an idea. But if I'm just normally calling, I would never look at a property before I call them and get them on the phone. It's a waste of time. How do you find VAs? So check this out, in Wholesaling 101 I have an entire Jesus, what is this? Move this over here. In Wholesaling 101, in the classroom, I have an entire section on how to hire VAs. Now this says for texting, but it works for anything, okay? The short answer to your question though is go to onlinejobs.ph. So, oops, onlinejobs.ph. And right here, virtual job board for virtual workers in the Philippines. So I can just look up real estate cold caller, boom. And you can see all of these people. Mark, looking for full-time work, $5 an hour. He has 4 experience in sales and appointment setting, 2 years real estate cold calling. Katherine right here, she wants to work 6 hours a day at $2 an hour. So she probably doesn't have as much, you know, like as much phone experience as he does. That's why she's only charging $2 an hour. Marybel, real estate virtual assistant, general virtual assistant, cold caller, appointment setter, right? She's looking for $6 an hour, right? But there's just this entire marketplace of people that you can hire from the Philippines. Jamie, yes, I'm mainly doing PPL for my direct-to-seller stuff. Alright, here's Mario. Hello, Mario?
Yeah, this is Mario.
Hey Mario, it's Tyson. I was just giving you a call.
Yes.
Um, looks like you've got a property that you spoke to my assistant about over on Amelia Avenue that you may be looking to sell.
Yes.
Awesome. Give me just one second, let me get the details of that pulled up real quick. Um, okay. So it looks like you spoke with my assistant. Um, it looks like you just barely redid this house, right?
Yes.
We're still, we're still doing details. We're still, we're still doing the details, but it's pretty much finished.
What do you have to finish up?
We're working on the landscaping and some accessories. Some accessories is at the house.
Okay.
So we're doing some patio lights and fans.
Okay.
Yeah, but just accessories. And the biggest is just the, the biggest job is just the landscaping.
Okay.
But it's been redone, I will say 100%, everything. Everything.
The interior was remodeled as well?
Everything, everything. Walls, roof, um, um, under the ground, um, how's it called, the, the plumbing, electrical, the whole electrical. Everything is new, everything. Uh, sheetrock inside, paint, uh, a new garage. It's a detached garage, patios. I don't know if you're able to see the house in actual real time, or if you're able to check the city permits that has been through all those permits. I don't know if you guys have the ability to see all that. It's a question, right?
Yeah, I could go through and find that. So I can see the, I can see the house from the outside. Looks great. I was just wondering if you had updated the inside and you answered that question for me.
It's all new.
Okay.
New kitchen. It's a, it has a dual oven, fridge, a new fridge, refrigerator. Gotcha. Dishwasher. All new, everything but the washer and dryer.
Okay. And how soon would you be looking to have it sold?
Well, I will say, I will say we will finish everything in a couple of weeks.
Okay.
And two weeks, but from there, from there, I have to call the city to do the last inspection. It's just, Check everything, but it's the last inspection.
Okay. And then once that happens, are you going to list it on the market or what's your plan?
Yes, I was looking for options. Yes. Yes.
Gotcha. Well, I'll be honest with you. I thought that this property was going to need more work. I'm an investor like yourself. You know, I want to, I want to be able to buy things cheaper and put some work into them and resell them.
I see. I see.
I see.
Yeah. So I'm probably not gonna be a good fit for you. I'll be offering you less than what you can sell it for.
Oh, okay. Yeah. I understand. I understand.
All right.
All right. Okay. All right. Thank you for your help. I mean, for your time.
I appreciate it, Mario. You have a great day.
Okay.
Bye-bye.
What a great guy. All right, let me just go ahead, add a note here. All right. Property has been fully remodeled. Okay, we're just going to move that. We're still going to keep it in our system. We're just going to change it. I'm going to move it to a different bucket where it's just going to be automatically followed up with because you never know what's going to happen. You know, he might put a renter in it. The renter could fuck the property up. There's a million different things that could happen. So we want to keep— we want to keep him close by. But yeah, not a hot lead.
Okay.
Do you still pull bulk lists right now from like PropStream? Again, Jamie, I don't use PropStream. I would use batch leads for that. On a scale of 1 to 10, how much would you recommend someone going on Zillow and calling for sale by owners. I would only recommend doing that if you have no money to spend on, on leads, like if you can't get a Batch Leads account and pull data from there. There absolutely are deals on Zillow for sale by owner, but they are, you know, you got to work to get them. The real reason I like to practice, or I like for people to call Zillow for sale by owner, is to kind of practice and just get used to making offers to people. Because every single person that lists their house for sale by owner is gonna allow you to run them through your process, ask them all the questions, and it can be just great practice getting used to it. Eddie, it's onlinejobs.ph. That is the website. All right, that is all I have today as far as calls to make. I'm going to go ahead— I think so, this is— this deal we're really close on, this one in Eloy. Whoops, where is it? So this lady has had it for sale at $168,000 for quite some time. For 6 months this has been up on the market. We offered her $89,000 and she said no, like, if you get to $110,000 we'll do a deal today. I came back, I offered her $95,000. My MAO is $100,000 and she even said 'Hey, if you could come up to $100, we could probably do it today.' And I still held my ground because I feel like she'll come back and she'll take my $95. And for me, if I get it at $100, I'm probably only gonna be able to sell it at like $105, $107. And so for me, I'm like, 'I'd rather, you know, like, whatever. If I lose the deal because I waited, it's not the end of the world to me.' But I would rather do that and then, you know, hopefully be able to juice $15 out of this. So we'll see, but this looks like a good deal. She calls me back, I'll try and hop on live, or I'll definitely record it so I can post it somewhere and you guys can see what that looks like. But yeah, we're gonna be doing a lot more of these YouTube streams all next week where we're just gonna be calling leads and you guys better watch them. Also, if you guys miss one for whatever reason, all the lives are recorded on YouTube. If you just go to my channel and and then go to the live section here, you'll be able to come back and see all the recordings if you miss any.
