Alright, what's up? Yes guys, we have some deals to close. We have some deals to close. Do you call expired listings and canceled listings? Yes, those can be great lists. Alright, first things first, we need to get Bonnie's house bought. I'm gonna have to apologize to her because she asked me to go to a karate tournament and I I definitely just no-showed that.
Hello?
Hello, Bonnie?
Yes, this is she.
Hey Bonnie, it's Tyson with We Buy Homes Cash.
Yes, yes, yes, I received your text. You said you have some good news.
What news?
Yes, so I was able to speak with the underwriters and And I said, hey, if we haven't done anything yet, I spoke with Bonnie, basically just the property that they knew I was looking at in Eloy. And I said that I know that you guys were stuck at 95, but I said that, you know, you and I had talked and that if we could get up to 100 plus, we cover every single closing cost. And there's no other real estate commissions or anything like that, that we could do a deal. And, uh, I was able to get that approved.
Oh, awesome.
That's good. Do you know today we just received another offer. They offer us like close to $99,900.
Okay.
$99,000. $1,000 short from $100,000.
All right. Well, it looks like they were, uh, No dice today for them, huh?
Yeah, yeah, because I really want to get it done as soon as possible. And then I told them, I told them, I said the other company is considering the offer of $100,000, and then they will include the closing costs and everything. I said if you can top them, that I will consider. So right now they're still considering. So, but you call me first right now so we can just close the deal now, so to save all the troubles.
Perfect. Well, is what I'm going to do right now is—
Yes. Hey, have you, have you been to, have you been to my tournament yesterday, this weekend?
No, I was not able to go to the tournament.
Actually, I forgot that I had to—
I understand.
I was, I was very close to being able to get some of my family. I was like, hey, like I talked to Bonnie, I talked to this lady that I'm looking at buying her house. And she said that there's a martial arts tournament and I was almost able to get us to go, but My relatives were— they're very like, uh, I don't know.
It's okay, it's okay. Next year we do this every year. It was so fun. Maybe you can just, uh, you know, but I don't know, it's done because the 12 News and also Channel 3 is there, was there. Maybe if you watch the TV you can see us have some, you know. Yes, yeah, yeah, yeah, yeah. We do this every year at the Phoenix Convention Center and And then next year I'm thinking about, you know, to expand a little bit for the outdoor. You know, convention center, they won't allow any outside food or beverages. So next year I want to expand it to, you know, a venue that can have outside, that I can order all the different types of Asian, you know, food trucks and everything so that the competitors, the visitors, you know, the attendees, they can have more good experience, you know, with the event. Right now we have over 2,000 people. Yeah, but right now we have over 2,000 people, and hopefully next year we can pump up to maybe 5,000. That would be great.
That would be great. Well, I mean, it sounds like you guys got a really cool thing going on there, so I mean, I have no doubt that it will.
Yeah, so next year, yeah, you, you come over, I'll get you some tickets.
All right, there we go.
Yes, yes, yes. Okay, so let's get the deal done then. All right, how to, how to proceed with it?
So as I believe you said, um, the Who's the name on title?
My daughter.
Your daughter. Okay. So what we're going to need is I'll need to get her email.
Mm-hmm.
And then we're going to be able to send the offer to her via DocuSign.
Yes.
Is she going to be available now?
Yes, she is available. You need to talk to her now. Okay.
Jane.
So I'm going to need her email real quick.
Okay.
Jane is here.
This is Tyson.
Hi Tyson.
My name is Jane.
Hey Jane. This is Tyson. I've been speaking with Bonnie about this property here in Eloy, the one on Frontier Street. Um, so real quick, I am just going to need a best email address for you?
Uh, sure, you can have my personal one.
I'm gonna do right now is I'm having my transaction coordinator— I'm setting them the details right now. You're gonna get an email from DocuSign. Have you used DocuSign before?
Ah, yes, sir.
Okay, perfect. So this is just the offer for the property saying we're buying it at the agreed-upon price of $100,000. I'll show you where it shows that we're paying all the closing costs, and we'll be able to get this closed This month.
This month? Okay, it's the 18th today, so within 2 weeks?
Yep.
Sounds good, sir.
Yeah, we're gonna get this moving. I'm sending this all over to my, like I said, my transaction coordinator right now. Is it alright if I put you on a brief hold?
No problem.
Alright, be right back. Hello? Alright, just want to make sure that my hold works. So boys, there we go. We're getting this thing at 100. I already have this thing sold at 110. Start, use a template. Where is my purchase agreement? There we go, there it is. So I'm just drawing up the agreement. We got my name on there, her name is Jane, and then her email we got right here. She's the only seller, so it's only one email we need to worry about. All right, how did I find the buyer? I'm gonna show you. I'll call the buyer right when I get this property under contract. Yes, this is for sale by— oh, this is for sale by owner on the market. Easy deal, easy, stupid. All right, so right now I'm just filling out the contract. I need to get the APN real quick. Earnest money, $100, as per usual. You know, we don't play these games. $100,000. Close of escrow, we'll just do the 29th. Nice little deal. Get paid this month. Okay, 15-day inspection period. No worries, no worries, no worries. Okay, easy money. Why is there an AIF on this? Let me remove that.
Okay.
All right, so just sent it to me. I'm gonna go ahead and sign it. As soon as I sign it, it'll send to her. I'll take her off hold, and you guys will see us get this deal wrapped up. What time is it over there? It's 6:30. I'm fasting today. And so I haven't eaten anything, and honestly, I'm doing pretty well. I'm going for a 72-hour fast. Gonna be intense. All right, we just sent that over, so let me go ahead. Hello, Jane?
Yes, sir, I'm right here.
All right, you should be getting an email any second now. It's gonna say please DocuSign purchase agreement, and then it'll have the address of the property there. Okay, you go ahead and let me know when you get that email.
Oh, let me check right now. Uh, from Blake Smith, sir. Please DocuSign purchase agreement.
Yep.
420 East 20th. Okay, awesome.
Super cool.
All right, so, um, all I have to do is look this through, sign it, get it back to you, and then, uh, I'll give you a call. Does that make—
Real quick, if you want to open it up, I just want to go over just some important parts with you real quick, and then you can go ahead and— So if you just press like review document, right, it'll pop up. It'll say, hey, this is DocuSign. Make sure that you consent to an electronic signature. Don't worry. It's not like signing it right now, but it'll just to open up the documents. You can see it.
Yes.
All right.
Okay.
I'm on the page.
All right. So you can see where it says purchase contract and escrow instructions at the top.
Yes.
All right, can you just confirm for me where it says property address, we got the right address right there?
420 East Frontier Street, Elroy. Yes, sir, that's correct.
Perfect. And then most important part is going to be Section 1.5 and 1.6 showing our company is paying $100,000 for the property, and we're going to be closing on March 29th. On that day, that's when, you know, title will actually transfer and you guys will get paid for the property.
Okay.
Then you'll also see 1.10 where it says closing amounts to be paid as follows. You'll notice escrow fees and costs 100% by buyer, standard title policy 100% by buyer, and then obviously there's not going to be any HOA fees, but If there were, 100% by buyer, and then transfer taxes also 100% by buyer. Our company would be paying all of the closing costs.
Amazing. Okay, that's perfect.
And then the rest of the agreement, pretty boilerplate stuff. So if you guys want to go ahead and take a look at that and let me know if you have any questions.
Absolutely. Thank you so much for explaining this to me. It looks awesome. I'm going to go ahead and read through this and I'm going to sign it and get it back to you and I'll give you a call. Is that okay?
All right, that sounds perfect. Thank you. That's good.
Thank you so much, Tyson. Have a great day.
You too. Talk to you soon.
Bye-bye.
All right, boys, that's easy money. That is easy money. Where's— shoot. All right, let's acquire my iPad real quick. Well, I'm gonna wait, but I do want to acquire my iPad. But as soon as I get this back, we'll call the buyer.
And, uh, we'll let him know that we got a nice little grill for him. Hello.
All right, 6-figure spread. No, no, we're going to make like 10 grand. Not, not a huge deal, but I mean, I'll take $10K. All right, can you do this on properties with future auction dates? As long as the property's not already been foreclosed on, you're good. If the property is in pre-foreclosure, then yes, you should always try to put it under contract. It does depend on the, the county. It depends on what bank owns the mortgage. What? Did my phone just die? What's going on over here?
Did it?
Phone died. All right, let's go back.
We got—
I'll be right back, gotta go get the charger. Alright, I guess we'll go back live on the iPad. I took a nap on my couch with my bulldog today, and now my shirt is like crazy, uh, all hairy.
I don't know.
All right, we're back live on the pad now. We're good, we're good, we set up. All right, let me go into my CRM and manage the offer. Offer day today, offer type written for $100,000. Okay, what's up, Braden? Um, let's see, let's double-check that they have the prop, that they have it open. They do, they're viewing it, great. I do have another man that I need to call. What's up, Goldenstein, Goldenstein? Yes guys, this lead came from LeadZolo. Okay. Alright, I got to call this guy. This is another house that I was really wanting to buy in San Manuel, Arizona. I just need him to send me pictures. Can you explain how to use Google Docs as CRM? Yeah, give me a sec, I'll show you. That lead came from Lead Zolo, L-E-A-D-Z-O-L-O.
Please leave your message for—
Okay, so somebody asked how to use Google Docs. Are you in the YouTube stream, Kyrie? If not, go to the YouTube stream right now and then send me a comment in there and I'll show you on my computer how I would set up a CRM. Do you take videos too or just pics of the property? Um, mostly just pics. It's kind of a pain in the ass to like share long videos with somebody because then you have to like upload on YouTube, put it unlisted.
Like, I don't know.
I mean, there are times when I have video walkthroughs depending on the house, but most of the time just pics. All right, I'm here now.
Cool.
Okay, is there an ideal time to cold call? No, whenever you can get it in is the ideal time. All right, so, so if you don't have a CRM, here's how I'd recommend setting one up. You're just gonna go right in Google Sheets, make a column for name, phone number, address, notes. And your notes is gonna be like, you know, condition, timeline, asking price, other decision makers. Motivation. Can't believe I almost forgot that. It's the most important, right? So you just kind of come here and make this bigger, wrap text, whatever. And then you'll do offer made, so you can keep track of every single time you make an offer and how much you offered. And then, um, you'll do follow-up date. So you come here anytime you talk to somebody who's interested in selling your house, you keep track of their name, their phone number, their address. All the details about your conversation, whatever you talked about, everything like that. And then if you offered them, how much you offered them, and then when you're gonna follow up with them next. Yo, what's up, Papa Z? Alright, does that make sense, Quincy? Alright, so let's see, let's get this contract back so we can make some money moves. Um, adding a nice little 10K, we take that. By the way guys, I'm doing a, uh, free class. I, I have completely revamped the free class. Well, I'm in the middle of it right now, but the next one is going to be not this week on Thursday, but next week Thursday. So on the 28th of this month, I'm doing a completely live or completely free, but it's a live training where I'm going to show you step by step how you should get your first deal. I'm changing up the strategy that I'm going to teach you to a way that I think is more beginner-friendly, costs less money, and is just, uh, overall just the, the best way to get into real estate if you don't have any real estate experience or a lot of money. So hit the link in my bio and sign up for the free class, um, if you haven't already. It's gonna be good stuff. All right, how did you— how did— what? How did you the buyer so quickly on this one? When I was talking to the lady, like initially I sent this to a buyer that I know and I was just like, hey, would you be interested in this house? And he's like, yeah, I'd buy it for $110,000. And I said, okay, perfect. So then I offered her $85,000. Or $89, she said no, moved up to $95, she said no, moved up to $100, got it done. Alright, is there another way to send pics over instead of Dropbox? Yeah, you could use Google Drive or Google Photos. Can I get an Xbox? No. What? If you can't afford an Xbox, you should not be playing Xbox. How much does an Xbox even cost? That can't be a lot of money. Oh my God, boys, my tummy is rumbling. All right, why doesn't your buyer just go buy direct from the lady when you send him the house? Because I have sold him like probably 50 or 60 houses before. We have a very good relationship. All right, Xbox is $5K. Damn, really? That's way more money than I thought. $5K, kind of a lot for a console. That's crazy. Why wouldn't you just get a super, like, a badass gaming PC? All right, so don't go to the buyer first unless you know them. Well, all right, so in the, um, in the new free class, I'm actually going to teach you how to find a buyer first and how to build a relationship with them so that they trust you and that you can send them deals. So you don't have to learn how to underwrite or value properties anymore because that is really the hardest part for beginners. And so on this next week's free class, I'm going to show you how to find buyers first that you can then just send deals to. Like, hey, you know, you basically will talk to them, you'll find out exactly what they're looking for, and then I'll show you how to find houses exactly for their criteria. So when you get something under contract, you can just text them and be like, hey, what would you want to buy this one for? And then they'll tell you. Are we making more calls?
Yes.
Oh, the Xbox is not $5,000. How much is an Xbox? All right. Hey Tyson, how are you? I want to join Inner Circle. Do you have a coupon code? Uh, no. Um, no, that, that, that's the only coupon code, JR. Let me see how much an Xbox is right now. How much? Or let's just see, what is it called? Xbox for sale. All right, an Xbox Series X video game console is $499. $449 actually.
Huh.
All right, what are the pros and cons of wholesaling? Pros, you make a bunch of money. Cons, you have to make a bunch of phone calls in the beginning and you have to get good at talking to people on the phone and some people might yell at you. All right, you're doing a masterclass of Batch Leads soon, right? Yes. Yes. In fact, if you guys go, if you go to Batch Leads right now and you log in to your account, let's see. Damn, it's not popping up anymore. But yes, I'm doing a masterclass, a cold calling masterclass with batch leads. It's gonna be lit. Can I be your employee? Probably not. I'm not hiring anybody right now. Do you think you'll do a billion dollars in assignment fees?
No.
What if you can't get a buyer within the 30-day contract with seller? Then I'll cancel the contract and I'm off scot-free. Yo, Patrick, let's fucking go, dude. I'd love to hear that, dog. Guys, Patrick's a stud. He came in, he joined Wholesaling 101 and closed like 3 deals in like the first month. He's crazy, he's a savage. All right, do you use batch dialer on leads or only cold leads? Only on cold leads. What did I think of Dune Part 2? I really liked it. I did not think I was going to like Dune, but I like Dune. I'm here for Dune.
I do.
I do. Honest.
Honest.
I'm a Dune fan. Doing any innovations? Yes. How many employees do you have and how long did it take you to build your business? I mean, I've been doing this since 2020. How many employees I have right now? It's a smaller team. I've got like 6. 7, 7. What's up, Nuke Traps? I'm doing well, man. How are you? All right, you have to be on the closing table with buyer and seller. No, closing is done virtually with notaries. They just send a notary to you and you sign the paperwork, and they send notaries to the buyer and seller and they just sign at their own house or wherever. Are you gonna wholesale long-term, eventually get a different kind of real estate? I'll always wholesale because my life is just set up to where it makes wholesaling super easy. I'm known as like a wholesaling guy, so people send me a bunch of wholesale deals, and I know a bunch of buyers so I can do those deals with people. Um, always wholesale, but right now I'm not like focused on growing my wholesale business to be any bigger. I'm definitely more focused on, um, you know, how do I buy and hold more real estate. Do you have a DocuSign affiliate link? I don't think so. "Alright, what's the name of your favorite book again?" Harry Potter and the Goblet of Fire. Thank you, Chris. Yes, I'm a fan of Alo. I really like their stuff. Patrick, man, the knowledge I give is worth nothing unless people like you actually act on it. And that's why we do it, because I love to see people like you just killing it, bro. All right, I have 9 deals under contract, 7 seller finance, 2 cash. You want a JV? Yes. Sell me all of those seller finance deals. What's the best way to find buyers locally? Jeremy, just go on Zillow and look for houses that recently sold that looked like they were remodeled. Skip trace the previous owners, figure out, figure out if they're investors. If they are, boom, you're good.
You're you're in.
How do I JV with you? DM me the word JV on Instagram. You buy finance? Yes, I will buy seller finance deals in the right markets and sub-2 deals. And Sub2Deals. All right, let's, uh, let's make some calls, shall we? Right on, almost. Alright, Landon, are you only buying sub-2 in Maricopa? No, I will buy sub-2 in other places as well. What do your employees do for you? Um, just the things that I pay them to do. What do you think of rented out properties for wholesaling? That's totally fine. What's up, Preston? All right, who do we got here? What is this? What is this, a condo? It looks like in Surprise. One bedroom, one bath in Surprise. Looks decently clean. Asking $180K.
Hello?
Hello, Jamie?
Yes?
Hey Jamie, this is Tyson. I believe you had spoke with my assistant Mary about selling a property over here in Surprise.
I did.
Um, sorry, I missed our appointment earlier today. Um, at noon. Um, I'm just trying to get caught up right now. I was wondering if you, uh, have a moment that we could talk about the property and see if we can get you an offer for it.
Um, actually I don't live in Arizona. I live in New Mexico and I'm actually in New York at the moment.
Oh, okay. Sorry. It must be very late then.
Oh no, that's fine. I'm— I got a lot of work to catch up on, so no big deal.
Okay, so would you rather me give you a call back at a different time, or—
Not at all. What would you like to discuss, Payson?
Okay, so, um, I just wanted to clarify. I have here that this property was entirely remodeled last year, or about a year ago. Is that right?
Correct.
Okay, so could you— could you explain to me the, uh, the, uh, details of that remodel?
Uh, yeah, the property was in poor condition, so we repainted, we refloored, and we put new appliances.
Okay. Um, what kind of flooring?
It's, um, tile flooring.
Is it square or like plank?
Uh, it's— ah, I can send you pictures. So you can see it.
Yeah, that'd be perfect.
Okay. I can send you pictures to this, uh, to this number if that's your number.
Yeah, that's perfect. If you text me some pictures to this number, that'll give me what I'll need and then I'll be able to let you know, uh, what I can offer you for it.
Okay. Um, I'm a little bit lost. You're offering a different amount than what your assistant agreed because I was, I was very skeptical when she came back and she says, now we are approved to buy it.
So wait, what?
Your assistant asked me how much I wanted for the property. I gave her a price. She came back and she says underwriting just approved it, which to me, that was very skeptical.
Did she say that like we approved to buy the property or that we approved it?
She says she stated that the amount that I asked for was completely approved for purchase.
Huh, that's very interesting. This is Mary that you were speaking to?
That is correct. Um, yeah, and that, that part of itself made me very skeptical about what she intended because, uh, it's not my first rodeo. I've done many purchases in the past and nobody's ever came back saying, yes, we are approved, and We're going to buy it at the amount that you're asking for without even looking at the property. So I thought at some point that it might be a scam.
Oh, I mean, we can, we certainly do, you know, buy properties, uh, sight unseen, but Mary has no jurisdiction to approve offers or anything like that.
So she put me on hold for about 5 minutes to say that she was going to go speak to underwriting. To give him the amount that I asked for. And then she came back and she says, we are completely approved to purchase it, and the next follow-up call would be for finalizing details. Um, that's never been the case.
Um, yeah, it sounded very shady, and honestly, yeah, I mean, that's, um, I'm gonna— I'm about to go listen to that call recording right now and see what's going on.
By all means, because thank you for telling me that it's all pre-recorded, because, um, honestly, to me that was a complete turn-off for her to put me on hold and say, yes, um, underwriting says that we are approved to buy it at the amount.
That's, that's really weird to me. I mean, she's not supposed to be trained to do that at all, so I'm gonna have to see what's going on. I apologize for that.
No, no, no. Do me a favor, Tyson. Don't apologize. On the contrary, now that I'm speaking to you, it's making me realize that you are more on the legitimate side than not. Because when I hung up on that call, I actually laughed and go, this is a complete joke or a scam. And they probably want to take me for a ride.
Well, I guarantee you that is not the impression I want to be leaving with people.
Right. I have had, um, people call me in the past telling me that they're willing to buy it in cash, and they typically offer me less than what I'm asking for. And their, their, um, their claim is, we're offering you less because you're not paying for, um, selling costs, right? Which sort of makes sense. But the offer that I've received in the past, which was way lower than what you would get even after paying selling costs.
Yeah.
Now my property yields me rent money today. Um, the only reason why I want to sell it is because I don't live in Arizona. I want to use that money to invest it where I live so I can keep track of, you know, um, my money as opposed to being away from my property. So I've always turned down those offers. Because they still came lower than, um, what I would pay even if I paid selling costs. Yeah, um, it was never right. But again, do me a favor, listen to the conversation, and maybe you and I can start all over, uh, from square one tomorrow.
All right, well, let's, let's go ahead and plan for that.
Yes, yes, let's do that. Listen to it, um, then I can schedule you to come and see the property and you can give me an actual evaluation, and then we can discuss from there. But right now, um, again, uh, my first impression was this is a complete scam, and they want to take me for what I own, um, based on what her wording was.
Yeah, well, I— that, that makes sense. I would feel the same way if I were you.
Right.
I was, I was laughing when I finished the call and I said maybe I should have asked for $250,000 and they would have said yes. Yeah. So like I said, um, maybe by what transpired previously, it's probably wasting your time and mine. So, um, I don't mind if you go back firstly, review that conversation, and then we can schedule so you can look at it and get a more realistic evaluation, and we can discuss pricing after that.
All right. Sounds good.
Yeah. Thank you, Tyson.
All right. We'll talk to you soon.
Let me know.
We'll do.
We'll do. Bye-bye. All right.
Bye-bye. All right. So Mary has been an employee of mine for for a long time. I feel like there's probably some miscommunication. However, we're gonna get to the bottom of it right now. I'm just gonna listen to this call. Wait, what the fuck? What? What is going on, dude? There's not even a call. Okay, so this lead was added 3 days ago, but her call isn't showing up on my recordings. Alright, maybe spoke to a Mary from a different wholesale company, and that could be. Either way, I would like to listen to this call, right? This is a, this is a very, you know, coachable moment. It's like Now here's the thing, if it's gonna be my guess, this guy's probably just like misunderstood what Mary was saying. But maybe Mary is doing the wrong thing, and that's why I listen to the call. And then if she is, then I call her, get her onto the call, we listen to the call, and I say, "Do you understand why that is absolutely not what you should be doing?" And she'll be like, "Oh yeah." And then she'll be better because of it. She stole it for herself. This guy is already asking retail property. Like, this isn't a good lead at all. He, he— I should say it's not a good lead right now. Look, I mean, he is showing some signs of distress. He doesn't live here. He clearly is like a little bit distrustful of things, but he— the property is fully remodeled. It's making him money. The only issue is that he just doesn't want to manage it from New Mexico, right? But the price he's asking is a full market. He's asking $180,000, which is full retail, like that's what he could sell it for on the market. So my offer is gonna be like $110,000, you know. All right, can you give us a live example of how to get ARV on a house? Yeah, look, super easy, bro. So as you can see, his property is in this complex. It is a 1/1, 576 square feet, just like these two properties. Okay, this property, as you can see, has new floors. It's like whatever. This is exactly the same as his. This one right here sold for $170,000, also new floors. The rest, everything else the same. Okay, so his property is going to sell. The average of $170,000 and $190,000 is $180,000. All right, those are the two nicest properties in there. Very easy. All right, you seem dry talking with him. You stressed out or had a long day? I'm fasting right now, so if I seem— if I seem any bit dry, it's probably that. There's also $175,000 on the market pending. 16 days on Zillow. Things are moving. This is also pending. Yo, I don't get is how the contracts work online. M, there are many online signature platforms that allow you to send things to be signed via email. DocuSign being one of them, right? That's how you can send contracts online. How long you into your fast? I'm coming up on like 24 hours, 23 hours right now. Sign up for the free wholesaling class. Excellent, guys. If you guys have not, I'm doing a 100% free live training. Um, if you've already been to my free class before, I completely changed it. I'm teaching an entirely new strategy that I feel like is better for getting your first deal. Um, it's not this Thursday, but it's next Thursday. You guys can sign up using the link in my bio. What time is mentor call tomorrow on school? 4:30 my time, 4:30 Mountain Standard Time. Yo, what's up, Josh? All right, what hairstyle you rocking with now? I haven't done my hair today, so this is what we're— I just got out of the shower and just combed it all back and put on a hat. So, all right, how did you learn to wholesale? I mean, fuck, so many mentorships. I, you know, basically just kind of worked my ass off, got a deal, and then just started spending all my money on people who were richer and doing more deals than me just to say like, hey, can you show me how to do what you do? Show me how your business runs. Like, let me see how your setup is. All right, are you only wholesaling the Arizona market? No. I closed deals in 20 different states last year. Can you explain Sub2 real quick? Uh, Sub2, creative finance strategy. It's a way you can buy houses by taking over the existing debt on the property. So for instance, I have a mortgage on my house. Well, let's say that I can no longer afford my mortgage and I didn't have enough equity in my property to sell it on the market. Somebody could buy it from me Sub2 where they would become responsible for making my mortgage payment. They would not have to qualify for my mortgage. They're not assuming my mortgage. The debt stays in my name, but they get to get title of the property, meaning they get ownership, and all they have to do is pay for the mortgage and then whatever else we agree upon, right? So most of the time, people want some kind of down payment into it or things like that. That's sub-to. You in Phoenix right now? Yes. Um, are you going to call? Uh, yes, but right now I'm waiting for a contract to come in. Okay, are you gonna listen to the call of Mary? I just really texted my guy who would know how to find it, and because I can't find the call in my new system— oh, you know what this is? This is definitely from my old system that she added in, and that's why it's not in here. No worries, we can— I bet I'm right. What's this dude's last name? Oh my god, no dude, because I'm pretty sure I told her that if she adds in a lead to delete it. Yes, it is. God dang it. How much money would be recommended to have before starting? You don't need any money before getting started. If you have a couple hundred bucks, it can make things a lot easier, but but you don't need any money. As long as you have a phone and internet connection, you're good. Alright, yes, I've done many deals in Texas. Yes, I know what Propwire is. No, I do not use it. Are you live somewhere else? Because I can see you looking at another device. Yes, guys, I'm also live on YouTube. On YouTube you can see my screen, you can see the properties that I'm looking at, you can see like my calculator so you can see, you know, how I'm running my calculations, everything like that. If you guys are really wanting to learn, you should jump on over to YouTube. Have you done warm calling before? That's what I'm doing now, but I hate that phrase. Really annoys me. People will be like, you're not even cold calling. You're calling warm leads. And it's like, dude, yeah I know, but I put in cold calling because that's what most people relate to. They'll be like, oh, he's doing phone sales. Okay, makes sense. Don't cold call anyone on the East Coast. Yeah, I won't. It's too late. Would a laptop be preferred over a phone? It doesn't matter, dude. Same thing. It does not matter. Do you travel often? I'm going to Querétaro, Mexico, the beginning of April, and then I'm going to Hawaii in May. Have I traveled anywhere else this year? I went to Sedona last month where I proposed to my fiancée. Did I go anywhere in January? I don't think so.
All right.
How can I JV with you? DM me the word JV on Instagram. Uh, Saucy Boy, thank you for the rose, buddy. What call system do you use? So my CRM is RE/Simply. Um, if you guys are interested in getting a new CRM, I have the link, uh, to my RE/Simply affiliate code on YouTube. If you use my affiliate link, you get all of my drip campaigns. But more importantly, or I shouldn't say more importantly, because that is the most important part, you get all my drip campaigns, like exactly my long-term drip campaigns, my short-term, my offer decline, all of my sauce you guys get. Um, but you only get that if you sign up using my affiliate code. My affiliate code can be found in the link or in the description on YouTube. What other sales have you done? I've sold gym memberships. I sold shoes. I think that's it. What is a drip campaign? Uh, Clay, so a CRM, um, it's a customer relationship management system. It's basically where I keep track of all my leads. So I've got all their information, their address, you know, the details about their property, why they want to sell, how much they're asking, everything like that. And, um, one sec, guys. What's up? Yeah, so he was a Podio lead that was pushed over, and it looks like she's following directions of deleting it, so I couldn't find it. But yeah, I'm talking to this guy, and he was like, basically he was like, what do you mean? Like, the offer was already approved. And I was like, what? He said, yeah, she, after we like had our conversation, she put me on hold and and then called me back and said, okay, your offer is approved at the $180,000. I just need to schedule a time with Tyson and then he'll like get it done. So I just can't tell if there's some miscommunication on this guy's part or if Mary's fucking something up.
What?
I, I don't know what you're saying. What? Well, that's what I'm saying is, I mean, yeah, whatever it is, I mean, something in the script, like she doesn't need to be putting people on hold or anything like that. I don't know, but either way, I mean, if you can find that call, I'd like to listen to it. And is she for sure using the updated script? Did you send it to me? All right, dope. And then I'm waiting. I just, uh, I spoke with Bonnie and she's got the, uh, she's got that contract and should have it sold to Jack before the night is over.
Yeah.
Is what I was calling.
So I just got here, I just did like a fucking 2-hour call with this dude at—
what do you mean, like one of the students?
Yeah, and actually I still have to get a half hour from him today. Nice.
Hey, by the way, I'm, I'm live right now, so Cool. Well, I've got a call with— yeah, I've got a call with him tomorrow. Cool.
All right.
All right. Talk to you later. See ya. All right, I got the call. So this is Mary's call with that guy.
Yep.
Hi, am I speaking with Jamie?
Who's calling, please?
Hi, this is Mary. I'm calling about your property. On West Bell Road that you're wanting to sell? Did I catch you?
Yeah, yeah, tell me.
Oh, well, this call usually takes about 5 to 10 minutes just to gather some details and see if the property qualifies for getting an as-is offer.
Okay, what kind of offer are we talking about?
Um, well, at the end of the call, by the way, um, One of two things will happen. One, did I catch up?
Yeah, yes, tell me.
Oh, well, this call usually takes about 5 to 10 minutes just to gather some details and see if the property qualifies for getting an asset offer.
[Speaker:MAN] Okay, what kind of offer are we talking about?
[Speaker:WOMAN] Well, at the end of the call, by the way, one of two things will happen.
[Speaker:MARK] See, now here's the thing about what she just did there. Number one, she didn't answer his question, total softball. We're talking about a cash offer for your property. But look, again, this is just a teaching moment. But what I do like is that if you don't know what to say, just continue on in the script and fucking ignore that they said it. So I like that. Again, and also somebody pointed out earlier, this is a virtual assistant that is costing me like $4 an hour. So we're not talking about like, you know.
And we will have a cash offer for you or two. If it gets denied for some reason, I'll let you know why and you will never hear from me again.
Sounds good?
Okay.
I gotta change that part of the script too. She doesn't know how to deliver it though.
Alright, well I'm pulling your property information here.
Could you Uh, Justin, my inbound leads are all handled by LeadZolo. How do you get a VA with little to no accent? Pay more money. What's another good PPL company other than LeadZolo and Speed to Lead? There is none. LeadZolo is the best. That's the one I use.
All right, let me just check that here. I'm currently looking at the property right now.
Hold on.
So it has a 1 bedroom and 1 bath, right?
Yes.
All right, and 560 square feet?
Correct. All right.
And, uh, yes, cold texting does work for generating leads. I've never been a huge fan of it. It does work, but the problem is that there's heavy regulation when it comes to SMS marketing, and it's constantly changing. It can be a pain in the ass. All right. Just got 3 under contract, around $100K profit for me. Damn, let's go. Yes, my VAs come from the Philippines.
The house is built in 1987.
All right, I don't want to hear I'm going to listen to this whole call later, but for right now—
All right, well, I guess I have every line. Now, everyone's situation is different. Typically we—
All right, let's see here.
Now, if you could rate the property condition, is it going to be good condition, fair, or poor?
Immaculate.
All right.
And you're currently occupying the property right now?
Correct?
Uh, yes, occupied.
All right, let's see here.
Now, would anyone be upset that you did not speak with them first before making the decision to sell the property, or you're the only owner?
Goddamn it, my like phone keeps locking.
My underwriter, I just need to make sure, as long as the number makes sense to to you. You are definitely ready. Property, or you're the only owner of it?
I'm the only owner.
All right.
And just to let you know as well that one thing people love about working with us is that they're really flexible with our closing timeline. Now everyone's situation is different. Typically we close in about 30 days. Some people love that, but other people want more time. So what kind of timeline that work best for for you as soon as possible. All right, great. Now, um, what are the updates?
Goddamn it, shoot.
Working with us in the very kitchen. So based on everything you have told me about the condition of the house, um, what's going to be the fair price for the property in its current condition?
What is your offer?
I mean, your price for the property? Uh, $180,000, right? Yeah.
Yes.
All right, all right. Well, I guess I have everything that I need right now. Real quick, before I get an approval from my underwriter, I just need to make sure, as long as Alright, I can't sit here and do this.
Ah, da da da da da. Boys, I am getting increasingly hungry. I think I'm going to have to do some meditating as I roll now into the 24th hour of my fast. Only have what, 48 hours to go. Why am I doing this to myself?
Hmm.
All right, I wouldn't be able to go through that phone call. Well, I definitely just need to go through with her, so that's what I'm gonna do. We're gonna— it's a good coaching moment.
