How AI Is Going to Make Me an Extra $500K in Real Estate Wholesaling

Tyson Smith shows how to use ChatGPT to speed up real estate wholesaling in three steps: rank motivated sellers from a list in minutes, calculate offers instantly with the MAO formula, and generate buyer outreach across five platforms. He claims this workflow lets wholesalers close 4-5 deals monthly at $10-20K each instead of one deal per month.

AI is going to make me an extra $500,000 wholesaling this year. So if you're already in wholesaling, you're getting into wholesaling, this is going to be one of the most important videos you ever watch. I'm going to be showing you the exact 3-step AI wholesale system I'm using to find motivated sellers quicker, analyze deals that make me the most amount of money, and create buying campaigns that are going to get me top dollar for my wholesale deals. And the best part is I'm doing all this basically from my couch, only working a few hours per day. Because the truth is, most people struggle with finding really good deals consistently, and a lot of the time That comes down to the time involved with the amount of volume you have to do to close multiple deals per month. Let's say you phone 100 leads just to get one motivated seller. And then when you finally get properties under contract, finding a buyer is the same headache. The reason you can't scale is 'cause you don't have AI systems and you're doing everything manually like it's still 2010. Now I work with hundreds of successful wholesalers and I took those three most valuable AI-powered processes and I put it into one playbook that will allow you to close deals 10 times faster. By the end of this video, you're going to know exactly how to use AI to systemically find sellers, analyze deals, and then connect with buyers at scale. First, we're going to use AI to find and prioritize motivated sellers. Then we're going to analyze deals instantly with the MAO formula and AI verification. And for step 3, we will use AI to create buyer campaigns that actually get responses. This exact system is how wholesalers are going from struggling to close one deal to consistently closing 4 or 5 deals per month at $10K to $20K each. And trust me when I say nobody else is giving this type of stuff. So go ahead and like, sub, and let's get straight into it. All right, now before I show you the AI process, it's really important to understand why finding sellers is such a massive bottleneck, especially for new wholesalers. The average wholesaler looks at hundreds of properties to try and find one motivated seller. That is hours of manual research for one potential deal. But what if AI could instantly sort through hundreds of properties and tell you exactly which 3 are the ones to call first? Let me show you exactly how this works. First, you're going to need to pull your initial data. You can use Virtual Flip Leads or something like PropStream if you have an account already. But honestly, if you're balling on a budget, county records and Zillow will work just fine. The key is getting a list, any list of potential properties in your target market. And now here's where it gets interesting. Instead of manually reviewing each property, you're going to want to paste that entire list into ChatGPT. Then you're going to include with that this exact prompt. Here's a list of properties with owner information. Rank them by likelihood of seller motivation based on these factors: out-of-state owners, pre-foreclosure status, properties needing repairs, length of ownership, and tax delinquency. And what's going to happen next is almost magic. The artificial intelligence instantly analyzes patterns you'd never catch manually and prioritizes the entire list. So let me give you an example. Let's say you're a wholesaler in Phoenix and you start with 100 properties in South Phoenix. You put them in your spreadsheet and upload that file to ChatGPT. Use my prompt and it identifies 10 high priority targets. You call those top 10 and then move on to the next list. Your time should be spent collecting better and better data for AI rather than cold calling every single number you pull from your list. Within a few hours, you will find an out-of-state landlord with a problem rental. What would've taken hours of research and manual dialing can literally take 5 minutes. But we're not done. You can also use AI to give you summarized context on each of those 10 high priority targets you cold call. Give it this prompt. Do background research on these 10 high priority targets and output a summary of their background, current situation, and any other additional context I should have before I cold call. Now, what you don't want to do is use generic scripts or cold call randomly. The AI personalization based on actual seller circumstances, that's what's going to get you appointments and build trust. And here's the thing. If you can find just one motivated seller per week using the system, that's 50 potential deals per year. Even if you close 20% of those, that's 10 deals and at $10K each, you've already at six figures. But to hit $500K, we need to analyze these deals and we need to analyze them quickly. Now, step 2 is using AI to analyze deals. So let's say a seller just called you back. Your heart is racing because this could be a deal, but you might be a beginner and you might not be very good at analyzing deals, right? And that's the problem. They want an offer right now. And this is where most beginner wholesalers absolutely freeze up. But not if you have AI running the MAO formula for you. MAO, which stands for max allowable offer, can be a complicated equation if you're doing it all manually. You first have to calculate the ARV, which is the after repair value. Figure out the selling cost, the buying cost, the repair cost, the holding cost, the investor profit, and then back out your desired wholesale fee. Now listen, I know that sounds complicated, but just stick with me. Instead of doing this all manually or using an Excel spreadsheet like I have been doing for years, I figured out how to use AI to run this instantly. First, while you're on the phone, you're gathering 3 pieces of information. You've got the address, the condition, and what the seller thinks it's worth. Then you mute yourself for 30 seconds and you do this: paste it into ChatGPT, the property address, the square footage, the condition based on the seller's description. And then you're going to tell it to calculate the MAO, assuming $15 to $25 per square foot for a light cosmetic remodel, $25 to $50 for a major remodel, which is redoing the whole interior property plus new kitchen and bathrooms. And then for any miscellaneous repairs that they mention about the condition, tell the AI to do some research to find out what fix and flippers are paying to have those repairs done in the market where the property is located. And make sure to let them know you want at least a $10,000 wholesale fee. The AI will instantly pull comparable sales data and calculate your offer. So if you go back to that Phoenix scenario, let's say I go ahead and paste 1234 West Elm Street, Phoenix, 1,200 square feet. It needs kitchen, bathroom, and roof work. Well, ChatGPT is going to analyze the comps. They're going to calculate the ARV. Let's say they say it's $250K with $40K repairs and says, hey, your maximum offer needs to be $125,000. Here's the genius part. The AI also can generate a seller-friendly explanation. Right? Hey, based on recent sales or repairs needed, I can offer $125,000 cash with a quick close. But think about that. You go from data to confident offer in 30 seconds while the seller is still on the phone. Now, what you don't want to do is guess on your numbers. Every wrong calculation, it could be costing you thousands of dollars. But let's say you close the seller, you have the agreement signed, and now you're looking for buyers. That brings us on to step 3, which is where we're going to use AI to create buyer campaigns that will find us top real estate investors for our deal. And this is where I've seen a lot of wholesalers fail. They send out the same bland emails that just get ignored over and over again. But what if AI could write 10 different versions of your buyer campaign, each one optimized for different platforms? Here's exactly how to do this. First, you build your buyers list strategically. Use Virtual Flip Leads to find recent cash purchases. Join local Facebook real estate groups. If you can attend you know, like REI meetups. But here's the key. You're not building a database, you're just collecting names. Next, you're going to prep your property package. You need to have the address, the ARV, the repair estimates, your asking price, photos, and comps. And this is really just basic stuff, but you need to make sure it's organized clearly. And here's where AI becomes your secret weapon. You're going to paste your property details in a ChatGPT with this prompt: Write me 5 different marketing messages for this wholesale deal. One for email, one for text, one for Facebook groups, one for Instagram and one for direct mail. Include urgency and emphasize the discount to the ARV. The AI then instantly generates platform-specific copy. And if you're a real G, you can even ask it to spintax the copy so you can have multiple variations of each piece of copy to test. Going back to that property example, the wholesaler had 1234 West Elm Street under contract at $125K, needing to sell it at $135K, and the AI generated this email. Subject: Off-market deal, 65% of ARV in South Phoenix. Body: Just locked up 1234 West Elm Street. ARV $250K. Pairs $40K. Asking $135K. Perfect flip opportunity. Will move fast. Call me if you're interested. Short, numbers-focused, and urgent. No one is going to reply to a 3-paragraph email. Give them the numbers and wait for the phone to ring. Now for a Facebook group message, it wrote something different. Just got this Phoenix fixer under contract. Who's looking for their next flip project? Numbers make sense for the right buyer. DM me for details. It's more casual, relaxed, conversational, right? Now, what you don't want to do is blast the same message everywhere. Different platforms need different approaches, and AI adapts instantly. Think about the compound effect here. If AI helps you sell deals 10 times as fast, you can handle 10 times as many contracts. So yes, I kind of oversold myself. Well, I had $500K using AI this year. Absolutely. The real question is, how much will I add using AI next year? Listen, like, subscribe.
