How Christian Made $16,000 As A Beginner Wholesaler

Christian, 21, closed his first wholesale deal for $16,000 by cold-calling a seller, negotiating with a recently divorced owner, and finding a buyer through Facebook groups. He plans to scale with paid lead generation and systematized processes, aiming for one deal monthly and eventually $50-60k per month.

How are you doing, man?
I'm good. How are you?
Good, good. I, uh, I'm flying to North Carolina, uh, in about 2 hours. So then every last little bit of things I have to do. It's crazy. I feel like every single time I gotta go somewhere, I have like the busiest week of all time.
Yeah, yep.
That's a good thing. Um, right on, bro. So first thing I wanted to ask you is, can you just kind of give a, uh, a little, like, a brief explanation of your background and sort of, um, what your life was like before joining the Inner Circle Coaching Program?
Yeah, for sure. I mean, let's see where to start. It's funny, wholesaling in general, I kind of came across a few times, but for reference, I'm 21 now. When I was in high school is when I first came across it and I kind of was trying to get into it. I'd be in class looking on Zillow and stuff, but I didn't really try to actually take action for a while. Um, and then shortly after graduating, me and a friend tried it and didn't really stick with it. And then fast forward a little bit longer, I decided like, uh, I was gonna take it serious and actually do it because I was just off and on for a while. And that's when I decided, you know, joining the Inner Circle was probably the next step to actually like lock in and start taking action. And then, so from there, Um, I mean, I was working at, uh, like a restaurant, you know, for majority of since I was 16 really. And so what you work at? Uh, it's one we have here, uh, it's called O'Charley's, and then that closed down and I just worked at another one that was local.
Were you like a host, a waiter? What were you doing?
I started as a host whenever, uh, I was 16, but eventually I started doing like the to-go orders.
Nice. Yeah, I worked for a little bit in high school too.
Really? Yeah. Yeah. But I mean, it was good. It was cool. I mean, being in a restaurant was all I ever did until, you know, I joined the Inner Circle. And then shortly after, I was talking with another guy who was kind of looking to build his team out. And I started doing acquisitions for him for a little while, which helped me out tremendously, I'd say, as far as just experience. But not only that, like confidence more so than anything. Confidence on the phones and whatnot. And so did that for a couple months. And then shortly after, or like after I stopped working with him, I just decided I was going to do it on my own in my market here. And then I got a deal that like within a few days of not working with him and doing it on my own, I got my first deal. And then a little bit longer, got a second one.
Huge, dude.
So I have, I have another one locked up right now as well.
Oh, you do? Where at?
Still in, um, it's one, uh, it's here in Alabama. Yeah. Oh, this one's actually, um, this one was one that I, um, I was, I've been talking to him and then followed up with him a few times and then, um, spoke with someone else from the Inner Circle who I had a little bit more experience than me as far as novations go, and the cash offer wasn't really working for them. And I really wanted to try and get it— I knew they needed to sell the houses, and so I really wanted to get a deal done. And so I just reached out and me and him were kind of doing it together as a novation.
Okay, excellent.
Yeah.
So you tried, you knew of wholesaling since you were in high school.
Yeah.
3, 4 years ago. Why do you think that it didn't work out then? Whereas you're clearly, you're figuring it out now, you're doing deals. What do you think the difference is?
I mean, aside from me, let's see how to answer that. I mean, when I was in high school, obviously I was younger and I wish I, you know, stuck with it then, got a mentor then and everything. Um, but I just didn't. And then I don't think, uh, my sense of, or like my, I didn't think like about how, how bad I wanted it at the time, if that makes sense, basically.
It sounds to me like you just, you're taking it seriously now, whereas then it was something you were interested in. You just didn't like go too feet in.
Exactly. Exactly. Yeah. I knew like, I didn't really, I didn't know what I wanted to do after school. I mean, I thought I wanted to like get into real estate, be a realtor, but then, you know, the more I looked into wholesaling, I was like, I really want to do this. But then at the time I never really like took action. I guess, I guess all the things that you see that sound like scary and complicated, like scared me off at the time. And I didn't think like it would be, I just didn't put in, put in the work to figure that stuff out at the time.
Isn't it crazy how the things that seem like the scariest, like to me, like the contracts and the title company, all of that. Yeah. That's what's really scary to me when in reality it's like some of the easiest stuff.
Exactly. Yeah. I was just thinking about that the other day. I was just thinking about that, how those are the things that kind of scare you away at first. And then it's like, once you get into it, learn about it, and then do it a couple times even, it's like, You just know it easily. And it's not scary at all.
Exactly. It's crazy.
Yeah.
So you just closed, what, it was a $16,000 deal?
Yeah, that's right.
Cool. Can you walk me through it? How'd you find the deal? What's going on with the seller? How'd you find the buyer? Everything like that.
Yeah. So the first, and this one was from me just cold calling on my own. Just pounding the dialer for multiple hours a day and just generate my own leads. And so called this lady, she had just gone through a divorce not too long ago and she got the house in the divorce, I think, but she didn't want it. It was a duplex actually. So she got it in the divorce, she didn't want anything to do with it. And I figured everything out that day, made her an offer, and then just, she came back as, you know, she didn't really think the price was right, but then I just moved up a couple thousand and she was fine. So locked that up. And then I found my buyer using Facebook groups. That's what I've been doing. It's worked really well for me. I've tried calling, you know, buyers lists and whatnot. I haven't really got good results from that, for me at least.
But it's just, I mean, it's the same thing as cold calling. It's like you've got to put in the time and get the reps in and it's a numbers game. But okay, so you found him in a Facebook group? Yeah, yeah.
Got my buyer, my buyer for my first deal actually. He's a great dude. He'll even check up on me from time to time now. But unfortunately he didn't want it or else that would've been super easy. It's duplex in an area where there's not a lot of them. And it's on a main road. So took me a little while to find a buyer, but I found one. To be completely honest, this deal was a bit of a headache. It had all kinds of things going on with it, but you know, you just have to keep pushing through and then just solve the problems that you come across, I guess, and just get to the next one. And so That's what I had to do a few times. As far as my buyer on this one was a newer buyer. He was actually using a gap lender, I guess. So he's partnering with another guy.
Yeah.
And then there's— I just, there wasn't a lot of communication as far as me and the buyer went. I had to communicate with the guy who was basically working out the stuff with the loan, I guess, if that makes sense. And so I communicated with him all the way through. I would say, let's see, so it was actually supposed to close, you know, in 30 days, like we typically shoot for. And then I was in one of the meetings, you know, in the Inner Circle, and come to find out, a written notice had to be delivered to the tenants as far as like letting them know. Didn't know that. So once that was done, you know, we had to kind of, it was basically 30 days from their latest payment. And so it just kind of rolled over to the next month. So it would be, we would be basically trying to close at the end of the next month. And so from there, working towards the end of the month, the, the people trying to do the loan, they needed to schedule like an appraisal, right? And for some odd reason, they didn't do that until the very last minute. And, and so once they did do that, unfortunately, the value of the property wasn't quite where it needed to be. And so I had to get a price reduction, which I mean, was fine. I had plenty of room for it. And got the price reduction. A couple of other things had to be worked out in order for the gap lender to get money back at closing, because that was one of his goals, I guess. He was trying to make sure he could get cash back at closing. So we had to work out a few kinks there in order to to get that, which just complicated things. But at the end of the day, it got done and I got paid.
So, and so even with all these challenges, I mean, yeah, it's pretty intuitive, right? On figuring it out. Like, it's not like we're talking about a lot of things seem scary, but even with these headaches, was it really that big of a deal for you to work through them?
Not necessarily.
No, not at all.
It was just more so like, uh, it was, it was just a pain, but at the same time, like, This is why I tell like all my friends or anybody who's getting into anything, like to me personally, it's so important to have like a mentor because like with these things, it's like, if I was doing all this on my own, I probably wouldn't even close the deal. And so like every time something comes up, you kind of have somebody who's, who's going to know the answer to it to go and ask, what should I do here?
Which is—
and so that helped me.
Yeah, I had the same thing too. It's, it's so necessary, right? And it's nice because, uh, Dude, I mean, over the hundreds of deals that me and Blake have done, it's like we've just seen all this shit.
Exactly.
And we've got the things where it's just like, "Hey, you just have to do this." And sometimes it delays the time and things like that that suck, but you get through it. And every single deal you do, not only are you getting paid in the money and the assignment fee, but the experience, bro.
Oh, yeah.
And that is going to help you with every other deal moving forward. 100%. Speaking of that, dude, what's kind of your goal with your wholesaling business in, let's say, the next 6 months? 6 months from now, it'll be what month? It'll be September. What do you want your business to look like? Tell me about that.
Right now, the goal is to start putting money into marketing. I need to get to the point where I'm getting more leads so I can start making more offers. When I was cold calling on my own, I was not making enough offers. I'd leads in, but it just, I just, they'd be like follow-up leads or very often would I be able to make the amount of offers in a day that I was actually shooting for. And so like right now I just want to get more money put into marketing so that I can start getting more consistent lead flow to make those offers and get to the point where I can at least close a deal a month.
And are you going to execute on the plan?
Constantly. You just muted.
Are you going to execute on the plan that we talked about on the last Inner Circle call?
Yeah, 100%. I'm in the— I'm working out, trying to get the LLC set up right now. There's some things that I'm trying to figure out as far as that goes. But yeah, SmarterContact and Virtual Flip Leads for sure is what I'm going to—
Here's— So 6 months from now, you would be like, we're thinking 1 deal a month consistently. That's what you want?
Yeah, yeah. 1 to 3. But yeah, at least a deal a month consistently is what I'm shooting for.
Here's what I'm going to tell you, bro. I mean, I've seen a lot of people get into this. Dude, you work hard, you're smart. But most importantly, bro, is just you do the things right. You're not the kind of guy, oh, like, let me sit here and watch all these videos and then never actually take action. You take action. I'm telling you right now, with all of the experience you've gotten so far from making those calls and making the cold calls, that is that like— it's like being a pledge in a fraternity. It's like the bullshit you got to go through.
Oh yeah.
And then eventually now you're in because all of that time you spent grinding the phones, you were building skills and you're getting good at recognizing what is a deal, how do I have these conversations about these properties? And now you have all that experience, plus you have the capital from your first deal. These two things combined and with you now investing in the correct systems, bro, it's about to blow the fuck up. You're in like the most fun part. And I'm so excited.
Yeah, I'm hoping so. Yeah, I'm just worried. Like, I wouldn't say worried. I just know that I really need to focus on sharpening my just skills all around as far as like the phone skills.
Hey, there's never an end goal. You never beat that game. Yeah, I'm constantly sharpening my skills and getting better on the phone, better at sales. Right. And I mean, there's a million things to learn and you're going to be, you know, especially now that you get in this phase where I'm telling you, saying, oh, like 1 to 3 deals. I'm telling you, you start making the moves you're making. I mean, you remind me a lot of another student who he closed his first deal and the next week, you know, I checked up on him and I was like, hey man, how are things going? And he has like 5 deals under contract.
Wow. Yeah.
And then the next week after closing, after implementing the same things that we're talking about, Dude, it's just, it, it starts to snowball very quickly. And yeah, but it's because you went through that, uh, you made it out the mud. You went through the shitty phase of having to learn those skills, make the cold calls, do all that, right? Sitting on the dialer, that boring shit that most people will never make it through. You've got it. You, you're, you're on the other side now. And dude, it's, uh, the grass is greener over here. So yeah. I'm excited for you, man. It's going to be really cool.
Yeah, no, I'm excited too.
Okay. So when you think about wholesaling or just business, making money, life in general, I think it's very important to really consider what it is you want, right? Is it like, for instance, do you want to have to work? Do you want to have to work 8, 10 hours a day? Or do you want a business where, hey, you know, it's a couple hours, whatever, and you're okay with making less money but still obviously like, like way more than what normal people think of, uh, you know, not like making like $4,000 or $5,000 a month, making like, uh, $50,000, $60,000 a month versus making, you know, $100,000 plus a month. Yeah, um, it's very important to think of what that is. So when you see your business, is it something where you're like, dude, I'm trying to go balls to the wall, I want to go make $10 million a year? Or is it like If I make a couple million or make a million, one, two, whatever, and we're chilling, do you have an idea of where you're at on that or what you think you want? Yeah, 100%.
So me personally, I have given that some thought and it's changed since I've started. In the beginning when I was just focused on wholesaling and the end goal was to potentially have a team doing as much as I possibly could, that's shifted. I think I'd be okay in a position where I'm making $50,000, $60,000 a month just on my own, maybe me and another guy doing acquisitions, something like that. But not necessarily trying to build out a huge team simply because I'd hope to eventually kind of take a lot of my money from wholesaling and branch out into other aspects of real estate. What are you thinking? Personally, I've looked a lot into the Section 8 part of it. I know there's some good and bad things to that, but I know a lot of wholesalers have branched into that and I've been looking into it for a while. And so that's kind of—
Well, dude, I mean, this is why. So there's a thing you hear a lot for people who don't speak English, like it's their first language, that you learn like, "Oh, if you learn Latin, it makes learning a lot of languages, especially English, a lot easier." Right? Learning how to wholesale is like learning Latin for learning English, meaning there's a bunch of different ways to make money in real estate, whether it's Section 8 or Airbnbs or flipping, developing, right? All these different ways.
Exactly.
Once you learn how to wholesale, you can do all of those, or whichever one you're interested in, so much more effective because now you know how to find the best deals, right? If you want to go get Section 8 houses, you don't have to rely on finding them on the market or finding a realtor to send them to. You can just go say, "Hey, we've identified this market as being a good Section 8 market. They have high vouchers or whatever, high payments. We know that 3 bedrooms get a certain amount, whatever." You can just go find all the ones in there because you know how to pull data, you know how to reach out to the homeowners, you know how to negotiate, and you can get them at the best price. You don't have to worry about paying some realtor's commission, another assignment fee, you can just go get in there, which will make that business that much more effective.
Yep.
So that's— I mean, to me, I think that wholesaling is a great way to make like a million dollars a year. Obviously, there are people who make more than that wholesaling, but it's just such a good foundation that once you learn, you can do it forever. I'll always wholesale deals just because I've just created an ecosystem where I'm around deals and I'm around buyers and I can just always connect with too. But exactly like you, there's so many good offshoots, right?
Yeah. Yeah.
So that's really good, man. I really like where your head's at, wanting to build a portfolio, right? That's the kind of thing that truly creates generational wealth because wholesaling is very transactional, right? When you do one deal, you have to go find the next one, right? And the next one.
Exactly. Yeah.
If you stop doing deals, you stop getting paid. Whereas when you start to own assets, right, those things keep you paid forever. That's great, man. I really like to hear that that's what you're looking forward in that.
Yeah. I think like you said, I'll continue to do deals as long as I have the ability, even if I have a portfolio that makes X amount of money a month, just for the simple fact that I'll most likely have the time on my hands and still have the skills to do so. Absolutely. And I enjoy the process of just trying to get the deals done and get them closed. So I think I'll continue to do it until I decide not to, I guess.
Good, man. I'm glad to hear that.
Yeah.
What would you say to somebody who was on the fence about joining the Inner Circle? They're interested in wholesaling, maybe they've tried it before, it hasn't worked out, but they know, "Hey, this is something I can do, but I'm just not sure if the Inner Circle is the right mentorship for me." What would you say to that person?
Um, as far as, okay, so somebody who's on the fence about a mentorship, I'd say it's 1000% worth it. Um, you know, you can try to learn as much as you can on YouTube and you can go and, and take action and do things on your own by all means. Um, but it's probably just a simple fact that it's going to take you longer to just go through all the trial and error versus maybe the first time you come across something instead of having to, you know, make a mistake and learn from it and do better next time, you can ask that mentor, what should I do here? And then continue to succeed a lot faster. Um, when it comes to choosing a mentorship, um, I think, uh, this is something I was actually talking to someone about the other day. Um, you know, you guys. We were talking about how we've seen a lot of other wholesaling mentorships and how somebody can come across one and choose one. But a lot of these guys are younger and there's nothing against that if they're successful and can teach you how they've done it. But I think with you and Blake as well, have been doing it for how long you've been doing it. And Blake especially is just such an OG at it. He's so experienced. Yeah. So it just helps a lot to have your guys' experience, I guess. Yeah.
I mean, that's what you're buying, that, right? You're buying actual experience. And as you said, just being able to shortcut all the bullshit. You don't have to figure things out for yourself. You don't have to make mistakes. And in this game, bro, for instance, like you said with that deal, if you make a mistake and you can't close that deal, you're losing $16,000, right?
Yeah, exactly.
Every deal you don't close is like a massive paycheck, right?
Yep.
So, um, that's good, man. I'm glad you say that. Uh, I also wanted to ask you, bro, like, dude, I mean, I'm such a fan of you, bro, and I know that you're gonna fucking crush it because not only you're putting the work over here, but dude, I was looking when I was sending you a message, bro, you're fucking jacked, dude.
Appreciate it.
You've been in the gym a long time, huh?
Um, roughly close to 3 years. It's about 3 years now.
Okay, well, dude, I mean, I used to take it really serious though. Yeah, well, me too. I've kind of fallen off a little bit, but I'm trying to get back into it. And, uh, it's just such a good indicator. Um, you know, one thing I realized is that everything we want in life, it's really just two things. It's you need to have an idea of what it is you truly want, right? Whether it's getting jacked, getting a great physique, or, you know, building a business that, that, you know, makes you a lot of money. You just need to have a clear idea of what it looks like, and then you need to have a level of self-mastery to get yourself to do the things that are going to get you closer to that goal every single day. So I feel like, you know, getting in shape and stuff is, is really foundational for all things because it's like truly the one thing that is 100% in your control. You know, it's whether what kind of food you eat and do you go put in the work. If you do that, like a very simple equation, right? There's no outside sources that can fuck that up. Yeah, the business, you know, there are external things. Sure. You know, if we still put in the reps, we make the calls, we make the offers, you're going to get deals, right? But there's outside factors. There's luck involved, right? There's, there's, you know, it's more of an art than a science. And anyway, I mean, those two things. Number one, when I see somebody like you that has their fucking, you know, their shit in check, fucking physique, you know, you clearly have the right priorities. And then also the fact that you're not afraid to do the work, bro. I mean, you're gonna, you're gonna fucking kill it, dude, for real.
Yeah, I appreciate it. And, and just like a resemblance to that, like the fitness thing and the business part is like, um, even with fitness, you know, I could have tried to learn everything on my own and, and it would've taken me longer to get where I wanted to go. But even for that, I hired a coach and got results a lot faster. Just like, you know, hiring a mentor for, for this will get you results a lot faster.
Oh, me too, bro. I mean, with everything in life, man, I've always been a huge fan of let me figure out who's already figured it out and let me pay them so they can just show me.
Exactly.
You know, and that's why I still have people that I pay, you know, business coaches. I still have, you know, nutritionists, everything. Like, let me go find the expert and let them fucking tell me the shortcuts so that I don't have to, you know, spend twice as long trying to figure this out.
Exactly.
Um, all right, so I know on our last Inner Circle call we kind of built you out a plan on what you need to be doing to kind of parlay into where you are getting you know, hopefully somewhere. I, I'd really like to see you at that 3 to 5 closed deals a month mark, um, soon. Um, do you have any other kind of questions about what it is you need to be doing and, uh, how to, you know, scale your business to the point you're trying to get it to?
Um, I mean, not necessarily. I think I'm pretty just set on, you know, I got to get, get the SmarterContact rolling and, and, uh, just just, uh, go for that and, and, uh, keep doing that until, you know, I start seeing the results from it, and then eventually, uh, hopefully put even more money into it.
All right, good, good. Well, here's gonna be my advice to you that I think is gonna make, you know, if you decide to take it even further, it's gonna make that whole part a lot easier. And that's that as you start to figure out this, you know, marketing thing with the SmarterContact you're going to start to get a shitload of leads, like more than you can handle, where then all of a sudden you're going to be like, oh shoot, like, I, you know, if I want to take it to there, it's going to be time for me to start hiring other people or whatever. And in order to make that as easy as possible, it is right now that you need to start systematizing or you need to start building out processes, meaning you need to document everything you do from a point of here's how I pull a list, right? Here, you know, here. So, you know how we were talking about, you know, finding the different markets that, you know, every 2 weeks like that, you need to start documenting that and basically build out a process where it's like, hey, here's how I pull a list, right? Here is how I send a campaign on SmarterContact. When I'm working the campaign, here's what I do. Here's how I respond to these type of messages. Here's immediately when I get somebody on the phone. But building this out so that when one day, if that's what you want to do and you want to scale and you want to start bringing on team members, that you already can have a playbook showing them how to do everything and you don't have to build that up from scratch. And this is something that it's very evergreen. You're constantly going to be working on this and refining it and changing as, you know, you develop new tactics or what it is. But I think that's very important. And the earlier you get started on it, the better your foundation is going to be and it's going to help you a lot in the long run. It's something I wish I would have done a lot sooner.
Gotcha. So when you say that, you mean just something as simple as whenever I'm doing something, screen record it and then talk through the process and just save it somewhere?
Here's what you should do. You have Loom. It's free.
Yeah, yeah.
Loom and record. So record yourself pulling the list. And putting it in a smart contact, let's say. You can record that and then you're gonna take the transcription 'cause Loom will automatically transcribe the video. Mm-hmm. You're gonna copy and paste that into ChatGPT and you're gonna say, create me a SOP for this that I could give to an employee to teach them how to do this. And then boom, it's gonna knock that out. So then save that video plus that SOP and, you know, start a, a, a Google Drive that's just like, you know, Christian's business. And in there it's going to be SOPs and boom, pulling a list. And then you've got your video and the SOP, the thing that ChatGPT makes you and use for everything, right? When you're, you know, take a— once you start now, again, this will make more sense once you're actually using SmarterContact. But once you start working through that and you're going through, you're getting messages and you're responding to them, you know, wait a month after you've had some more experience with it and you really know what you're doing. Yeah, but record yourself for an hour doing that and boom, send it over. Same thing, get the Loom, put it to take the transcription into ChatGPT, tell it to create an SOP, and then obviously it'll do a pretty good job, but you're gonna have to go through, tweak some things, whatever. But you start building a library of that, man. And then it's like when you do bring somebody on, you're just like, yo, here's what you do. Here we go. Here's the instruction manual. And it's just there for you, you know? And it's doing things like that Which will move you from where you're operating your business into a business owner where your business runs and you just oversee it a lot sooner.
Gotcha. Okay, cool. Um, I'm curious about something else, uh, your opinion or advice. Um, yeah. Uh, in one of your YouTube videos, probably it's probably been months, but, uh, you were talking about the importance of, of just posting on social media and having a personal brand. Um, that's something I've given some thought to as well. Um, not necessarily trying to teach anybody anything by any means, but, um, just like, you know, posting about, about, you know, what I'm doing here. Um, what's your opinion?
Million percent yes. Yeah, it is. Okay, so if you go to the gym and you work out every single day and you eat clean, you're going to get big, right? You're gonna get a good physique.
Yeah.
If you do that same thing and you take steroids, you're gonna get a fuck ton bigger a lot faster, right?
Yeah.
Having a personal brand and building on social media is like steroids for business. It allows you to have a lot more success a lot faster. 1,000%, dude. I mean, especially a guy like you, you're charismatic, you're handsome, you got the thing going on. Yes, you should 1 million percent be building a personal brand.
