How Dawson makes $50k+ Per Month Wholesaling

21-year-old Dawson Skwarczewski makes $50-70K monthly wholesaling real estate in Sioux Falls by combining cold calling, SMS, direct mail, and SEO. His SEO strategy alone generates four deals per month for $250 in costs, netting roughly $20K in revenue. He now teaches other investors his system.

All right, what's up everybody? Today we're talking with Dawson Skwarczewski. That's how you say it, right? Or is it—
Yeah, yeah.
Mm-hmm. All right. Dawson's an absolute stud. You're what, 21, 22?
Yeah, just turned 21 last month.
Or just turned 21. Dawson was a member of my inner circle about last year, and he has since just absolutely been killing it in Sioux Falls, which I think is really cool. But I want to talk to him today about what he's been doing, how he's been having so much success. Because he has a very interesting way. He does a lot of things really right, but one thing in particular he absolutely crushes it on, and I wanted to hear him talk about it and how he's gotten to the point he's at. But yeah, Dawson, could you give just a little introduction on yourself and your real estate journey so far?
Yeah, absolutely. So my name is Dawson, obviously, like you said. I'm wholesale here out of Sioux Falls, South Dakota, now into flipping. It's a small metro market, but obviously just turned 21 and been doing wholesaling for almost 2 years now, 2, maybe 2 and a half years. Um, so nothing too crazy, just, uh, you know, worked really hard and got lucky along the way.
So absolutely. What does your business look like today?
Yeah, so we have a series of cold outreach as well as a lot of inbound as well. Um, so cold outreach was the first thing just because obviously not having a lot of funds, um, it's the, the easiest way to get the best, the best deals at the time. So obviously started out with cold calling, uh, transition also into SMS texting, which I know is which with laws can get very shaky at the moment right now. We also do SEO is a big one. And then we also reach out to foreclosures as well. That's a big one. It's a very niche thing there. And then we also do some direct mail. We have also bandit signs in all of our flips, which is kind of a unique thing we can get into later as well. But yeah, that's kind of our main marketing. And then also being in a smaller market, you get a lot of referrals too. So we close a few, a couple deals a month just on straight referrals. So So it's pretty cool.
Yeah. How about how many deals are you doing a month nowadays?
So this month in May, we are currently doing 12. 12 deals? Yeah. Yeah. So this month we're doing 12 deals for a total, I think it's of $67,000 this month. And last month we also, I think we did another 11 in April that totaled out to another $65,000. So then, yeah, we're averaging probably 8 to 10 a month right now.
Around like $60,000 or so in assignments every month?
Yeah, I'd say around 50, close to that 50 mark is a good— obviously we do mix in this month and last month are straight wholesales. Obviously we do have flips and things that are more long-term, not taking an assignment fee right away, but you know, you 2 or 3 months out with a flip.
So just to put that in perspective, everybody, Dawson is 21 years old, been in this for 2 years, and if you're averaging, let's just say, $50K a month That's what, $600,000 a year in total revenue from assignments in his second year of wholesaling. A point I always like to make to people is, look, you don't go into this thinking, "Oh yeah, I need to go make $300,000, $400,000, $500,000 a year my first year." It's like at first you're just trying to get your first deal. But once you've done that, how soon it can start to progress to where you get to the point you're at now, it can happen a lot sooner than you may think. Um, that's awesome, man. Um, so one thing I want everybody to take note of is when he was talking about his marketing earlier, right, all the different channels that he's doing to generate leads, he's doing them all. And I think, Dawson, one reason why you're so— you're— why you're so successful with it is because you've been consistently doing that all. It's not like you just tried cold calling for a week and said, all right, it's gonna work. You kept doing it, right?
Right.
Everything else you've been doing from— I know you got like door hangers that you were doing.
Oh, yeah.
And with the SEO, which we'll get into in a second, and the bandit signs on the flips, which is genius. But you've been consistent with all these different marketing channels for a long time, and that's what's allowed you to build this huge base in South Dakota, right?
Yeah.
You guys are like the go-to home buyer in that market now.
Right, right. Yeah, it's super cool. I mean, obviously it took a lot of hard work. And like Tyson was saying, I mean, straight up, when I started too, it was all cold calling. I did nothing else. I had to tell myself, okay, no, don't watch another YouTube video. Don't watch all this. Just get deals. Don't worry about finding buyers. Don't worry, nothing. You don't even have to know real estate. I mean, that's where my business partner comes into play because he's a real estate wizard. The guy knows the market like the back of his hand. And my role is just, hey, just get leads, we're good. So that was obviously in the beginning. Obviously, I know real estate a lot more now, but in the beginning, obviously, it was more so just get the leads. And so my first year, just spent pretty much the whole year hopping on a dialer 8 hours a day, 5 days a week, cold calling all day. And that was it. And then you get traction, and then from there you can delegate. And then once it's delegated, you can then venture off in a different marketing channels. So that's really all it is. Really, there's nothing— we like to say it's simple but not easy. You have to do work, but it's a very, very simple process.
Absolutely. And one thing that I want to talk about— so when you get started, I always tell everybody you should start with cold calling. And it's because not only is it the cheapest way to get leads, but what you're going to learn, like the phone sales skills that you will learn from cold calling, is what's going to allow you to do well in these other marketing channels that we're about to get into, right? It's like all of that time you spend on a dialer for an entire year, right? That is what allows you to now do super well when you get these really warm SEO leads that are coming in.
Absolutely.
So with you being in a market like Sioux Falls, you crush it with SEO, right? Yeah. Tell me how you got into doing that. Just tell me also, just for people who don't know, like, what is SEO? What are we even talking about right now?
Yeah. So SEO, it just stands for search engine optimization. It's basically the ability to build a website that generates leads, in this case motivated sellers for people who look up terms that are looking to sell their house fast or sell their house cash, you know, sell my, sell my, or just sell my house, whatever the case may be. And it generates leads when you rank really high as a website. That way they see it and you advertise obviously that you buy homes. Yeah, like in there. Fill out a form, give their information. Very simple.
So to put things in perspective, there are really two ways that you can show up on Google. You can either pay for it by doing what's called Google pay-per-click ads, which is where right now if you were to search sell my house fast in Sioux Falls, the first, you know, 2 to 4 results are going to say ad next to them, but they're the first ones that pop up. So that's one way you can get to the top of the, the search engine. But What Dawson's talking about, SEO, is basically his website is built so good that Google just knows that, hey, people who go to his website are going to get what they're looking for, so they automatically rank it higher without him having to bid on those top spots. So, um, you built your entire website, right?
Right, 100%.
So you learned about this, you learned about SEO, like, okay, I got to figure this out. And you came through, and instead of coming into, you know, getting a carrot website or MinutePage or something like that, you're like, I want to learn how this works so that I can go ahead and I want to have my website ranked at the top so I can get these high-quality leads, right? These really high-intent leads.
Right, right. And we, and we do use Karat, obviously, but it's— to host it, of course, because they're an awesome tool. I mean, they, they, uh, the way they have things set up, we can get very technical with it as far as you want to, but it is, it is the ability to where anybody could go in there and make a website in 10 minutes, right? A website, not that it's gonna rank, but it, it's a very decent website if somebody looked it up.
So, so let's say that I wanted to, to— what are some things that you've done to your website that makes it so it does rank high and it has a good SEO?
So the main thing I like to say is, is the first thing is on page. That is everything, right? And Google ranks a website by two different things. Relevancy and credibility is the two things it's looking for. Relevancy is the absolute biggest, biggest thing when coming to a website. Now it's like the foundation of a house. If you're trying to gain credibility on a website that isn't relevant to what you are looking up, sell my house fast Sioux Falls, whatever the case may be. If it's not relevant to that keyword and you're trying to build credibility, it's— Google is not going to know what you're trying to rank for. Google, Google has an algorithm right away where it just understands, okay, this site is getting a lot of traffic. You know, that way, once you get more traffic, you can build up and it goes by relevancy and credibility like we talked about. But relevancy is the absolute biggest thing. It is the cheapest. All it just takes is hard work and keyword research. And a little bit of time. And it's very, very simple. You just have to do it in the right strategic ways so that it actually understands what you are trying to rank for and that it ranks well, even if you don't need any credibility right away.
So yeah, yeah. So about how many deals a month would you say roughly are you getting from SEO people going to your website?
Yeah, I would, I would probably say on average a month anywhere from that 4, probably around 4 deals a month right now.
So 4 deals a month. And about what does it cost you to make sure that your SEO is done right with the backlinks and all the other stuff?
So it's funny, quite literally, we literally pay for just the Carrot membership, obviously the biggest one per month, which is $250 a month.
So, so for all we do for $250 and your specialized knowledge, that's coming out to roughly 4 deals a month.
Yeah, yeah. Averaging probably around $20,000 a month, give or take, right now.
Okay. So, and so me and Dawson, we had a, we had a private conversation earlier this week and we were talking about how one really cool thing about wholesaling real estate is that it forces you to do all of these different things in business, right? You have to wear the marketer hat where you're trying to generate leads. You have to wear the salesperson cap where you're trying to turn those leads into signed contracts. You're learning about accounting, you're learning about everything, including, you know, running ads and building websites. And the cool part is that I see with people who get into this is they'll find one thing that they are really good at. And I feel like you really found this in the websites.
Absolutely. Absolutely. I mean, yeah, go ahead.
Oh, I was going to say, now you were saying that this is actually something that you're doing consulting for with other people nowadays, right?
Yeah. Yeah. So right now we're in the process of taking on clients right now as far as having the ability for these investors to get inbound leads without having to pay thousands per month for some pay-per-lead companies, you know, that'll come in, which are— they're just fine too, but they just cost a lot more and the return is a lot less. You know, paying $250 a month, you know, and making $20,000 a month in a 250,000-people market is pretty impressive. So it's one of those things where the return just definitely just can't be matched by any other marketing tactic that I've ever seen as far as the time you have to put into it, the cost, and what you get out of it. It's, it's absolutely unmatched.
So for somebody who wanted to get a piece of this, if somebody is watching this and they're like, hey, I would really like to talk to Dawson about how I can get a website built that is going to be ranking high in my market, how would they get a hold of you to see about doing that?
Yeah, so you can go to my Instagram, uh, just Dawson, D-A-W-S-O-N underscore S-K-O-R. If you just search that up on Instagram, give me a DM. I know I'm not very active as far as posting, but I use it a lot, so I'll definitely respond immediately. But yeah, that's how we're just kind of, as far as word of mouth, we are doing some marketing for the consulting, but we've been doing really well and gotten some crazy results.
So that's awesome. So guys, and that also, I mean, I'm sure that it's going to come out on screen because my editor is going to do that, but also on the link below or in the description of this video, there'll be a link to his Instagram where you can go there, shoot him a DM if that's something you're interested in. I mean, really, guys, the— it is so worth it to invest in having a good website because I know Dawson can attest to this too. But the easiest leads you will ever close are the ones who organically came to your website. One of my biggest wholesale deals ever was an SEO lead. They searched, hey, sell my house fast, and my website came up. They clicked it, they called, got on the phone with one of my acquisitions agents. An hour later, we had his property under contract, and that ended up being a $99,900 assignment fee. Right. So I highly recommend doing this. If you're somebody who's gotten to this, you know, the stage where you're trying to get more deals, you feel confident on the phone. It's absolutely something you guys want to look into. And another thing I want to talk about, Dawson, is you— the really cool thing is you have a whole team around you now. That allows you to still continue to do, you know, these 10-ish deals a month. Plus you have time to do these other things like you can go ahead and consult on people on building websites because you built a business, right? You don't have a high paying job, right? How do you get to that point?
Right. I mean, I think it was just the ability just to know in your head going into it, like, I know, like you said, I'm not going to get rich in the first year. If you're patient and you know exactly what it's going to take to get there, Like, for example, I started cold calling, okay, cold called for a year until I started actually making money, made some money, and I was like, okay, I'm going to use this money, afford it to buy VAs. Now use those VAs to call. Now I have time, right? Then it was into the texting, which is mostly automated anyways. You know, all the other things like direct mail, the door hangers, whatever, that foreclosure is very simple as well. But that was when it gave me the time to learn the SEO. And I knew what it was worth since my time was now free. It was more so just getting into something, learning how to do it, delegating it by learning it yourself, then training other people to do the exact thing. So it's very simple.
It's a 3-step process. You got to find the thing you want, learn it yourself, get good at it, and then show somebody else how to do it, and you pay them money to do that for you.
Exactly.
Do that over and over again with all the parts of your business, and all of a sudden, look, you're a bona fide business owner.
Right, right. And that's, that's one thing I like to say too, is, is, uh, a Wholesaling is something where, you know, some people, you know, if they talk to their grandma about wholesaling, it's like, you know, what do you do, Johnny, for a business? It's like you try to explain to them wholesaling, and some people would even, you know, classify it as more of an operation instead of a business just because of the cold outbound, everything like that. And just the weird how it's not— you're not a carpet cleaner, you know, down the road. So it's like, that's where I think SEO comes in such a huge play because now when people are inquiring about services in your area and they find you, that's where you become a business where if you don't, if you don't have a Google presence of any kind or if there's not an ability where you're sitting there on a Saturday hanging out and there's not an ability for you to get a lead without you doing anything, you're an operation instead of a business. And that's where I've taken— I've had that mentality the whole time and just knowing in the back of my head, I want to turn this into a business. And in order to do that, I have to operate first. Then delegate, then I'll be a business once I'm on my own and have my time.
Yeah, well, that's great, man. And I think it's so awesome that you've just gotten really good at this to the point where you're able to help other people learn the thing that then is going to help them blow up their businesses. And, uh, I, I think that's awesome. And you're doing it for other, like, not just for real estate investors, right? You're building out, you're doing consulting on SEO for just all sorts of, like, services businesses and all sorts of different things.
Absolutely.
Yeah.
My local area, it's kind of a word of mouth thing. So, you know, most people know I'm kind of the website guy. There's a lot of— we have a network with a lot of actually realtors and, and different people in the real estate space that if they ever hear anybody who's looking to get their website ranked well, they come to me. Right. So that's really— I have no lead gen. Obviously, it's a smaller market. So there's your word, your name can go around pretty quickly. So I do obviously carpet cleaners, you know, and different service businesses like that, lawn care and landscaping, wedding venues. I've done some different things, so it's, it's cool. I mean, it's nice to have a little bit of, you know, monthly retainer, things like that coming in.
Yeah, absolutely, man. That's great. That's great. Well, listen, I mean, I want to say this all starts, guys, to, to, for, you know, all of this business all starts with just a first step, which is getting your first deal, getting that first check, knowing it's real.
