When I first got into wholesaling real estate, I was terrified. The problem was I wasn't sure if it was legit or not. I mean, sure, I'd seen the videos on TikTok and Instagram of these guys flashing huge checks and saying they made them from wholesaling real estate, but what if it was just some kind of scam they were trying to, you know, do to sell courses? These were the kinds of thoughts that were running through my head when I was just getting started. You see, one of the hardest parts about getting into wholesaling is that it doesn't at all feel real until you get that first check. But once you do get that first deal and you get a wire for $40,000 or $50,000, you will learn just how real is. And that's why when I was getting started, I was laser focused on just getting my first deal. It was kind of funny actually. I made all my passwords to all my accounts, get my first deal one exclamation mark, so that every time I logged into something, that was on the top of my mind. Now, a lot has changed since then, including my passwords, and now I've done hundreds of deals and I felt the feeling of getting tens of thousands of dollars deposited into my checking account plenty of times. So I would like to bestow upon you the lessons I have learned along the way so it will make it that much easier for you to go get your first deal. Now, if you want you want to learn the exact processes that I would follow if I had to start over completely from zero to get my first deal again, click the link below to sign up for the free live training I'm doing where I will break that down for you. But in this video, I'm going to tell you exactly how I got my first deal, what it was like, how I found the buyer, how I got paid, everything like that. To start, you need to know that I had purchased a $2,000 wholesaling course. In that course, I was given the contracts necessary, a really bad sales script, an MAO calculator, and some leads to call, which by the way, I give away my exact contracts, a really good sales script that I use every single day in my business and an MAO calculator that I use absolutely for free. Uh, you can find the download link to those in the description below. So armed with what I thought was everything I needed to know to wholesale real estate, I just started knocking out calls. I began by just manually dialing all the leads I was given from the course and calling everybody up and seeing if they wanted to sell. I realized that when I was doing this, I was spending the vast majority of my time entering in numbers, waiting for someone to answer, and then leaving voicemails. And then even when somebody did answer, best case scenario, they would tell me politely that they didn't want to sell and then they'd hang up. And worst case scenario, they would call me a lot of bad words and then hang up. So it was safe to say that it started pretty poorly. But despite this, I didn't give up. I called through every single lead in that list. No luck. So I called through the list one more time. Still no luck. I decided that I needed to get some more leads, so I ended up getting a subscription to a website called Batch Leads. Batch Leads is the site that allows you to very quickly find the addresses and phone numbers for homes that are showing signs of distress. Less. For example, homes that are vacant, in pre-foreclosure, recently inherited, in tax default, and so on. I ended up getting a list of about 10,000 home records from BatchLeads that fit one or more of those criteria, and I just started calling again. From here, things started to pick up. I was talking to more people, and some of these people even wanted to sell. So first big win, check. I was making it through my entire script at times and was even able to make a few people offers for their homes. The problem, most of the time I was offering people hundreds of thousands of dollars below their asking price. I felt like I had taken a step forward only to take two back. I ended up going to this local real estate investor meetup that was going on in my city. This is the kind of event where home flippers, landlords, Airbnb guys, and other wholesalers meet up and talk about business. I told a few of the experienced wholesalers about how my experience had gone so far. I explained that I was spending so much of my time just trying to get somebody on the phone, and that even when I did get somebody, they were usually rude or wanted way too much money. To this, I received good news and bad news. The bad news was that this is absolutely normal, but the good news was that they showed me a way that would make it better. At first, I was a little bit shocked when they said it was normal. I mean, I feel like like I'd been working really hard and had absolutely nothing to show for it. Literally no deals in the pipeline, no hot leads, nothing. Uh, however, they reminded me of a principle that I have found to be increasingly true as each day goes on, and that's that every single no gets you one step closer to a yes, and then the next phone call you make could be the deal that you're looking for. The good news they gave me was that I was absolutely hamstringing myself by manually dialing each number. See, I was spending 6 to 8 hours a day making cold calls, and since I had to manually type in every single number on my phone, hit call, wait for it to ring, so on, I was really only able to make about 150-ish cold calls a day. But they told me about something I was missing that would allow me to make 150 calls an hour. Yeah, apparently all these guys that were doing deals all the time were using something called an autodialer. An autodialer is a software where you can upload a list of names, phone numbers, and addresses, and it will call through 3 or 4 numbers at the same time automatically. Then when somebody answers, it pulls up all the information about the house and pauses the other lines from making more calls. So this would allow me to do 10 times the work in the same amount of time. Now, the dialer I used back then is isn't around anymore. But nowadays I use a dialer called Batch Dialer in my business, and it makes it super easy to 10x your output and thus 10x your income. If you want to try Batch Dialer, I've provided a link in the description below that will actually get you a 7-day free trial, and then you can even use code TYSON in all caps. That will get you 50% off of your first month once you do get signed up. Now that I was armed with an auto dialer and the knowledge that I was on the right track, I started to really see some traction. I was making offers every single day. and my goal changed from a certain number of dials every single day into making a certain number of offers per day. The goal I set for myself was that I was going to sit on the dialer until I had made 5 offers a day. And not too long after that did I speak with a man named Scott. Now, I could not have made up a more motivated seller if I tried. I called Scott about a property he owned in Ajo, Arizona. So for those of you guys who don't know, Ajo is a town in Arizona that sits about a 10-minute drive from the border of Mexico. This property had come from a vacant list I pulled on BatchLeads, and when I asked Scott if he had been interested in selling place, he immediately started talking at a million miles an hour, telling me just how badly he wanted to sell that property, but also these 3 other houses that were on the land as well. He said that he'd owned these houses for years, they'd been broken into, lived in by homeless people several times, and he never got around to fixing them up and figured he wasn't ever going to, and he was just tired of paying the taxes on them and he wanted them gone. Even said that he was gonna be willing to sell them at a massive discount. I almost couldn't believe it. I told him I'd be willing to meet him right away, and he accepted. So I got in my car and drove the 2.5-hour drive from Phoenix to Zillow to meet him at the property. Now trust me when I say the properties were in complete disrepair. One of them was in like decent shape, but the others all looked absolutely terrible and were going to need a ton of work to get them up to livable shape. So after Scott and I walked around the property, we went back to his house that he lived in, which was quite nice by the way. Uh, we sat down at his kitchen table and started negotiating. Now keep in mind that before I left to go see the house, I ran the numbers quickly on my computer. I can see from looking at Zillow that I would probably be able to sell the collection of houses for around $50,000. So I knew I had to get it below that number. When I asked Scott how much he'd like to get for them, he ended up going on a huge rant about about how sad he was that they were in the condition they were in, and that he said based on all of that, he would accept $25,000 for them. I almost couldn't believe it. Like, I didn't even try to get the price down anymore. I just— Scott and I signed a contract for the property right then and there for $25,000. My heart was pounding the whole way home to Phoenix. I got my first contract signed, and to this day, I don't think I've ever been more excited except for maybe like the night before Christmas when I was a little kid. But trust me, the feeling is unforgettable. I knew the job was only half done. I still had to find a buyer for this piece of paper with a contract on it to be worth anything. So the first thing I did was list the deal for sale on Facebook Marketplace and Craigslist, hoping I'd be able to find a buyer there. I did get a couple of people who were interested, but after seeing the pictures, none of them decided to make offers. So my next move was to reach out to some other wholesalers I'd met at those meetups to see if they knew anybody who might be interested in the deal. I ended up talking to a guy named Corey Geary, who was a really big real estate investor. He's now moved on to the crypto space, but super good dude. Corey said he knew just the guy who would want to buy this deal and that he would JV it with me. Now, JV stands for joint venturing, and in the context of wholesaling real estate, JVing is where you partner with another wholesaler to sell the deal and then you guys split the profits 50/50. So I JV'd the deal with Corey, and in a couple days later, he texted me and let me know that his guy wanted to buy the property for $55,000. Guys, that meant that I was gonna make $15,000 and Corey was also going to make $15,000. So I sent Corey an assignment of contract $40,000, right? My $25,000 that I got with the seller plus $15,000. He signed it and then he sent an assignment contract of his own to the end buyer for $55,000. So he got his half of the deal. And then on the day of closing, the end buyer deposited $55,000 to the title company. The title company then took that money and gave the seller the $25K they were owed and then sent me and Corey each a wire for $15K. And to this day, guys, that was one of the richest I've ever felt. Felt. I had never had more than a couple thousand dollars in my bank account, so seeing $15K was crazy for me. Like, it was finally real. And now I realized that if I'd done it one time, doing it again would be so much easier. And to tell you the truth, it was, guys. After that first deal, my second came soon after, and then my third and fourth and fifth and so on. And it wasn't long until I was consistently doing 3 or 4 deals every single month, guys. It was only like 6 months after getting that first deal that I was making over $100,000 most months. But here's the thing, guys, I never would have gotten there without a few things. Number 1 was the discipline to keep trying even when I felt like giving up. Guys, there were days when I absolutely wanted to quit, but I just kept going. Number 2 was the correct tools. Batch Leads and Batch Dialer have both proved to be invaluable in my business, and I highly recommend to anybody trying to get their first deal to get them. I've provided links to each down below, and you can use the code TYSON on both products to get you 50% off your first month. Guys, the third thing is having a plan. I knew what to say to the people I was calling.
