How To Close Wholesale Deals LIVE | LeadZolo Leads

In this 2‑hour live stream, Tyson Smith walks viewers through the entire wholesale real‑estate workflow using pay‑per‑lead (PPL) services, primarily LeadZolo. He explains how LeadZolo generates and sells motivated‑seller leads, demonstrates how to evaluate a lead (population, proximity to sports teams, property condition, mortgage details) and walks through a real‑time call with a seller named Tim, extracting mortgage balances, payment amounts, and property features to decide that a short‑sale is the only viable exit. Throughout the session he answers a rapid fire Q&A from the chat covering topics such as when to form an LLC, which software tools (Virtual Flip Leads, SmarterContact, Zillow, DocuSign) are essential, how to pick markets, profit‑margin expectations, JV structures, land vs single‑family focus, and his mentorship/inner‑circle program. He also shares personal branding anecdotes (cars, Instagram, live‑streaming) and repeatedly urges viewers to take action by making calls themselves. The stream ends with a reminder to contact him via Instagram for one‑on‑one mentorship or to purchase LeadZolo leads.

Yo, today we're going to be calling some leads from LeadZolo. LeadZolo, if you guys are not familiar, they are a pay-per-lead provider. So what they do is they run ads across every single digital marketing platform, whether it be YouTube, Facebook, Google pay-per-click, TikTok, all of it, right? And they're running ads looking for homeowners who are motivated to sell their house. When they get an ad, they then sell that on a marketplace, which I'm going to be buying from right now.
Okay.
All right. How come— how, bro, how you recommend to get some money over the spring break? I'm 18 years old. Start wholesaling real estate. Very simple. I got you, bro. Tyson, you're live. Yes, I am live. Hello, Milan. How are you, brother? How much for one-on-one lessons, guys? If you are interested in one-on-one, send me a DM on Instagram. What's up, Kyle? How you doing, man? Yo, would you open an LLC before your first deal or just let it rock under your name? I would let it rock under your name. I don't think there's any reason— I'm not an attorney, this is not legal advice— I don't think there is any reason to get an LLC before you have done your first deal, with the exception of If you plan to get SmarterContact, which is the mass text message platform I use, you need an LLC in order to use that platform. So if the only reason I would say get an LLC before you get your first deal is if you are getting signed up with SmarterContact. Hello from Cali. What's up? How do you make your first deal? Well, you call people, you lowball them, you sign a contract to buy their property, and then you find a cash buyer for it. Which we are going to be making some lowball offers today. So as I said before, we are going to be getting some leads from LeadZolo's new marketplace. If you guys are interested in that, just go to www.leadzolo.com. That's L-E-A-D-Z-O-L-O.com. That's exactly where I'm going to be getting leads from today. So let me see here. We're going to be looking at all kinds of states. We're looking for the residential off-market leads. Let's see what we got today. All right. Okay. Why do you have high-ticket closers to do calls and not yourself? I don't have high-ticket closers. I have employees that work for me and I have them because I'm very busy and I do not have time to talk to people every single day. All right. Who do we got? Let's see, where do we want to call some homeowners? Northampton, Virginia. That could be interesting. Polk, Missouri. La Crosse, Wisconsin. Shawnee, Kansas. Jefferson, Washington. Aroostook, Maine. Jefferson, West Virginia. Barrow, Georgia.
Huh.
Let's see if we have any in Arizona. Do we have any in Arizona? None in Arizona. What about Florida? None in Florida. What do we got in Georgia? Okay, we got Barrow, Georgia. I don't know where Barrow is. Anybody ever heard of Barrow, Georgia? B-A-R-R-O-W, Barrow, Georgia. Where is this? Oh, it's outside of Athens. Okay. Yeah, let's get this lead. I'm gonna go ahead and buy this lead right now. And let's see what we got. Um, all right, all right, let's take a look at this property. Let's see here. It is a— they're looking to sell in 1 to 2 months. They're looking to sell for financial difficulties. They're saying the property condition is excellent. They've owned it for less than 5 years. The property is not free and clear. They still have a mortgage on the property. Let me pull this up on The Zillmeister, aka Zillow. Okay, let's see here. This estimate on this property is $443,000. It's a 4-bedroom, 2-bath, 2,676 square feet. That's kind of a lot. It's kind of a lot, boys. Holy shit. I'm a 17-year-old wholesaler, wholesaler in the Enterprise Elite Bootcamp. Right on, man. I met Joe and John the other day. They're great people. I really liked hanging out with them. Okay, I can't see any pictures of this property. Let's go ahead and let's give this guy a call. Let's see what's going on over here. All right.
Hmm. Hi, thanks for calling.
This is— All right, South Carolina just made it illegal to wholesale in 2024. Does that matter? They did not make it illegal. They put some regulations on it. That's not going to stop a guy like me. How are you doing, man? I'm doing great, man. How are you? I'm back. Yes, I am. New office. Yes, this is my new office in my new house. Just pay for Virtual Flip Leads and start calling and making deals. That is absolutely true. Okay, can we do payments for the mentorship? Yes, if you guys are interested in the one-on-one mentorship, we do have payment plans available. Go ahead, send me a DM and we can talk about all of that. New office? I mean, this is just the office I set up in my new house. Why are people struggling with LeadZolo? I haven't heard of people struggling with LeadZolo. I'm in Phoenix, Arizona. How can we network? Sell me a house. Sell me a house in Phoenix and we can network. How's the new crib? Dude, Tyler, man, it's been amazing. It has been amazing. I'm not gonna lie. All right, we need to call Jason again. Remember, we do not just call once, we call twice. Are you live on another platform? Yes, I'm live on Instagram, TikTok, and YouTube. Alright, no answer from Jason. Bummer. Do you run your Instagram? Yes, I do run my own Instagram. Okay, is the Inner Circle the same thing as a one-on-one? Yes. What website do you recommend to get started? Virtual Flip Leads is the only website you need to get started. Virtual Flip Leads, Zillow and DocuSign. If you have those 3 things, you can go ahead and close your first $20,000, $30,000, $40,000 deal in the next 90 days or less.
All right.
Let's see, what is Northampton, Virginia? Now, guys, when I'm looking on LeadZolo, I always want to look at the place, the place where the lead is, because it needs to be decently populated. So this place has a population of 12,000. That's really small. However, it is outside of— oh yeah, no, I don't like this. It's outside of like Norfolk, Norfolk, Virginia Beach. Let me see. I need to look at Northampton on Zillow. I need to see like what these— what these properties are looking like because it's also outside of Newport News, which is an absolute shithole, a.k.a. properties are— property values are too low. Fuck it, let's buy it. All right, how do you do in Arizona good cash flow, dog? What, what, you wholesale houses, my boy? What's up, Bordy Lon? How you doing, bro? All right, let's see if we can find— all right, here we go. Okay, so it's actually in Exmore, Virginia. Let's check this out. Okay, we're looking at a 2-bedroom, 1-bath, 1,200 square feet, built in 1954. This is all things I like to see. Looks like he is looking to sell for financial difficulties, looking to sell ASAP. Let's go ahead and let's give him a call, shall we? Tim?
Hi, this is Tim. Leave a message.
Tim, I do not want to leave a message. I would like to speak to you on the phone right now.
Hi, this is Tim. Leave a message.
Tim's phone is off, so that's pretty annoying. Okay. We'll call these guys back in a second. You still get leads from your website? Yes. Best PPL you use? Eric, I'm currently using LeadZolo's PPL service. How do you determine what market to start in virtually? So I actually teach exactly how to find the best markets for wholesaling real estate inside my inner circle. Um, but long story short, you just go where the buyers are, right? And even long story shorter, all you have to do is any area with a professional sports team, any, any place within an hour of that is going to be a good market. All you're looking for is population. That's all you're looking for, population, right? If it's a populated area, people want to live there, there's going to be people flipping houses. Right? We wanna go where the buyers are. Where there are people buying houses, boom, perfect. Why not iSpeed2Lead? 'Cause I like LeadZolo better. I find that they've got better marketing systems in my experience, but there's nothing wrong with iSpeed2Lead. I've got students who've gotten deals from there. I've gotten deals from iSpeed2Lead. It's a fine platform. No beef with iSpeed2Lead. All right, why teach? If it gets more people there is, the harder the market gets. Okay, so let me break this down for you guys. Life is not always black and white. People ask me, they say, Tyson, why would you teach people how to do this if it creates more competition for yourself? First of all, you have what's called the scarcity mindset, right? You don't even understand, guys. There are over 80 million single-family properties in the United States. There is no way that I could get in contact with all of those people. So one day I had an idea. What if I were to teach people how to find these properties and do deals with them, right? So I teach people how to go find these discounted off-market properties in the hopes that one day we might do a deal with each other. And since doing this, I have gotten wildly more successful, made a lot more money, and I'm able to get access to so many more deals without me even having to pay for marketing because so many people bring their deals to me. So I teach people how to, how to find these deals so that I can do deals with them. Chestnut checkers, guys. There's always a different game to be played. Are mobile home parks a good investment in Arizona? Yes, if you can get them at the right price. Yes. Ever bought in Charleston, South Carolina? Yes, I have done deals in Charleston, South Carolina. All right, what do we got here? Dickinson, Iowa. Where the hell is Dickinson? Dickinson, Iowa. Ooh, yeah, this is gonna be— that's gonna be too rural. I'm out on Dickinson. Polk, Missouri? Fuck Missouri. Not really. I mean, I really like St. Louis, Kansas City, but I just don't wanna deal with non-disclosure right now. All right, Jefferson, Washington. What do we got there? Okay, show that screen. Yo, Zach, good to see you, bro. I'm not showing screen right now because I only have one monitor. Where I'm at, and it's too difficult for me to like not show the addresses and the phone numbers, and YouTube takes down all my videos if I show personal information. So I can't show the screen right now. Do you get a percentage from your students' earnings or sales? No, when people join my mentorship, I show them exactly how to find their first deal, how to find a buyer for it. Now, if they want to JV with me, which, Most people don't, honestly, because I'm very thorough at teaching them how to find a buyer. But if they want to JV with me, yes, I'm going to take 50% of that deal. How about San Diego's market? San Diego is one of the most lucrative markets to wholesale in if you can afford to market there. I love the smarter contact. Why did you put it down? I didn't put it down. All right, Miami. Guys, again, you guys are asking me these places, is this a good market? All you need to do is ask yourself, is this place within 1 hour of a professional sports team? Is the answer yes? Okay, good, you're in a good market. What's up, Braden? Good to see you, brother. All right, Jefferson, Washington. What's the deal with Jefferson? Okay, so this is just a big-ass county. Let's do it, let's do it. Okay, do you think I'm shorting myself by taking 15% as an acquisition agent? No, it all depends on you and your goals, and 15% is a very good spread for an acquisitions Manager. Okay, we got this property here in Port Ludlow, Washington. 3 bedrooms, 2 baths, 2,828 square feet, built in 2006. Zestimate is $820 grand. Looks like Arthur here is looking for a quick sale, wants to sell ASAP, has owned the property between 5 and 15 years. Let's give him a call. Let's give him a call. How do you know the number to put in a holding cost section in your wholesale calculator? You don't adjust the holding cost number, you adjust the, uh, so in the wholesale calculator, right, the MAO calculator, there's a section that says holding costs. You just change the B column. It's B8. You just change that to how many months. Typically, just put 4 months in there unless it's like a really big house, then maybe put 5 or 6. But that's not a very big— it's not a very big thing to worry about, honestly. Oh, hold on. Somebody called us back. Hello? Hi, thank you for calling We Buy Homes Cash. This is Tyson.
Hello, hey, how are you?
I'm doing well, how are you, sir?
Um, you know, doing okay.
Okay, looks like I see that this is a Virginia number. I assume this is Tim?
Yes.
Awesome, Tim, um, my name is Tyson. I was giving you a call earlier because it looks like you submitted some information on our website about selling this property on Lincoln Avenue.
Yeah, uh, curious. I was curious about it.
Yeah. Curious about selling the property?
Yeah.
Okay, gotcha. Well, um, uh, is now a good time we can have a discussion about it?
Sure.
Perfect. So these calls typically take about 5 or 10 minutes. All I'm gonna do is get some information from you about the property, and at the end of the call, one of two things will happen. Either one, we'll have a cash offer for you, we'll be able to let you know exactly what that is and send it to you in writing. Or two, our company is not interested in the property for whatever reason. We'll let you know why and you'll never hear from us again. How does that sound? Perfect. So, Tim, while I'm getting your property pulled up, could you just catch me up to speed real quick? What's got you thinking about getting an offer for it?
I've been laid off by the federal government.
I'm sorry to hear that, Tim.
When did that happen? Well, it hasn't happened yet. My last day is on April 4th.
Gotcha, April 4th. And, uh, do you have a plan? I mean, do you still have a mortgage on this property?
Yes.
Okay, and will you be able to cover that mortgage, uh, if you do get laid off on April 4th?
I don't know the answer to that question. I'm hoping to. Um, uh, to give you an idea of the job market, I applied for a job, uh, yesterday, and there were 2,500 applications?
Competitive.
I, I don't even know whether you could say competitive, really. More like a lottery.
Gotcha. Yeah, I mean, I, I bet, honestly, that's, uh, that's, that's a bad situation. I'm sorry to hear that. Um, go ahead.
No, no, that's it. I don't have anything else to say.
Okay. So do you have an idea if you did sell this house, uh, are you, are you living in it now?
Yes.
Okay. Do you know where you would move to if you sold?
Not really, but I may move back to Northern Virginia.
Okay. Do you have family there?
I do. Well, I, I mean, kind of. My, my dad lives in Pennsylvania. I have lots of friends up there, so So yeah, okay, gotcha.
All right, so, uh, on this property, do you still have a mortgage on it?
Yes.
Do you know about what that balance is?
It's around 2— uh, probably about $217,000, in that ballpark.
Okay, $217,000 is the balance. Uh, what's your monthly payment?
Uh, it's around— it's a little more than $1,900 a month.
Okay, so you must have purchased this property recently.
Okay, and you paid $220,000 for it?
Yes.
Okay, do you have an idea of how much you're looking to get for the property?
I'd like— here, my goal would be to get out, pay off the mortgage and walk away.
Okay, and just be able to like not have to pay money, like as long as you can, you know, get out of the property, you're not paying money to close, that would be an ideal situation for you?
Yes.
Okay, all right. I mean, if I could get more, I mean, I'd be happy about that, but I, you know, Well, I'm gonna just kind of, you know, I'm not here to butter your ass, Tim. I'm gonna kind of tell you the facts of the situation. Have you looked online and see what these different websites value your property at?
I have, yes.
Okay, so I mean, Zillow has it at $220,000 right now, and you and I both know if you sold it for $220,000, you know, we're not walking away without having to pay money, right? Yeah, but that's where I'm happy that you called me because I specialize in helping people in situations just like yourself where there might be something we can do where we can actually get you some money, um, after selling this property. In order to figure that out, I'm going to need some more details about the mortgage on your property. Do you, uh, do you happen to have like a mortgage statement or something nearby that you would be able to look at?
Um, I have my taxes.
Okay, well, so, all right, so you said your balance is $217,000.
Yeah, hold on one second. Let me see if I can just pull it up online. Okay, give me one second.
No worries, take your time.
Okay, so I have, I have two— I'm gonna say two different mortgages on the house. Okay, one is, one is for the, you know, for the bulk of the mortgage, and then the other one was for a down payment.
Okay, so I'm guessing FHA loan and then, um, like a standalone second in order to get that down payment?
Yes.
Okay, so do you know the balances of each?
Hold on, I'm trying to pull that up now. Okay, so, um, for the main loan, the big, the big loan, my balance is, uh, the, the principal is about $212,400.
Okay.
And then let me, let me look at the other one. Okay. And then the other one is $6,740.
Okay. Okay. Do you happen to know your interest rate on the big one, on the $213K one?
Yes, it's Uh, oh, this isn't a very user-friendly, uh—
they never are.
I think it's 7.75. I'm trying to figure it out, but they get— yeah, this one is, uh, 7.75.
Okay, and you said your PITI payment, so your total principal, interest, taxes, and insurance payment is like just over $1,900?
Yes.
Okay. Okay, and then the other balance we won't have to worry about for now. The property itself—
Wait, wait, wait, hold on a second. Go ahead. I just wanna make sure your numbers are correct. So you're saying the only monthly payment you're interested in as of right now is for the big loan, right?
Yeah, the, the other one isn't a concern.
Okay, so the big loan— the, the payment for the big loan is around $1,800. It's almost $1,900, just a little under $1,900. It's about $1,893.
Okay, and this is an FHA loan, correct?
It is, yes. Okay.
All right, that is all I will need to know on the financial side of things. Um, let's talk about the property itself. 2 bedrooms, 1 bath, just under 1,200 square feet, correct?
That's correct. Uh, there's, there's a sunroom on the back of the house. I don't know if that's included in the, in the square footage.
Okay.
Um, and it also has a garage.
Gotcha. Um, are these pictures I'm looking at from when you bought the house? Is that going to be the same condition the property's in, or have you made any updates or changed anything?
I don't know what you're looking at.
Is it—
are these the ones that are on, like, uh, the ones on Zillow? They're— that's— those are older pictures. I, I have made some changes. I tore out— I'm— I tore out all of the, uh, the, um the carpeting. I've done some painting. I did, you know, a little bit of work in the kitchen. So I've done a little bit of stuff, um, uh, put a new vanity in the bathroom, that type of thing.
Okay, so we've made some updates. Uh, is there any repairs or anything that the house needs that you know of?
Yes.
Can you tell me about those?
Yeah, darn it, I was hoping you were gonna ask that. Okay, so, um, uh, it needs foundation work.
How much of foundation work? Are we talking about a new foundation?
Um, not a new foundation, but there's, uh, the, the one of the back bedrooms, um, you know, when you walk back there, you can tell that it's a little, you know, it's leaning a bit.
Okay, got it. All right, besides that, is there anything else you think I should know about this property?
Um, okay, so I put a bunch of money into the heat pump. Um, it was one of the reasons I bought the house because they told me it was new. As soon as I moved in, it broke. So I've put probably $5,000 worth of work into the heat pump.
Geez.
And that's really it. I mean, it's a solid house. It's just, you know, yeah, I don't know what else to say.
Okay. All right. Well, Tim, here's what I'm going to go ahead and do. Let me— I'm going to need to look around more at your neighborhood. And kind of run some numbers for myself. And let me go ahead and do that for about, I don't know, maybe 10 or 15 minutes, and then I'll give you a call back with some possible solutions, okay?
Okay, that sounds fine.
All right, Tim, if you wanna go ahead and just save my number, again, my name is Tyson Smith, and let me take a look at your—
Is that your real name, or do you just tell people that?
You can look me up on Instagram.
Okay. Anybody with the last name Smith, you know, you kind of like—
Yeah, no, I get you.
Okay, I'll save your number.
All right, sounds good, Tim. Let me go ahead, let me run these numbers. I'll give you a call back shortly. All right, thank you.
All right, bye-bye.
Okay, so this guy's pretty fucked. This guy, this guy, this guy sucks. Um, I don't know exactly. I'm not a Foundation expert, and I don't know, like, in Virginia what the deal is. But essentially, he has very shitty debt on the property. Nobody's gonna want that. I don't want it sub-to anything like that. There's really no room to even buy it sub-to. You could possibly wrap it and basically create a new note on it and really just screw somebody over with, like, a 13% interest rate or something like that and get a little bit of cash flow. Um, let's look at the comps in that area. There's some properties for sale. Let's see here. Let's try and see if we have any comps that are for sale. Um, we do have a 3/1, 880 square feet, for sale for $257,000. It doesn't have a garage. Updated, new flooring, new cabinets, new countertops, new paint. How long has it been on the market? 75 days. Oof, that's— okay, okay. All right, let me see what has sold in the last 90 days. Nothing. Nothing has sold in his neighborhood in the last 90 days. Oh, this guy is boned. More than likely what I'm gonna tell this guy is he needs to talk to a short sale realtor because he's gonna have to sell it for less than what his property is worth, and the bank's just gonna have to take a hit. I don't know any short sale realtors in Virginia, but, uh, yeah, this guy's, this guy's pretty, pretty screwed. You crash the other Ferrari yet? No, Zach. Uh, those of you guys who don't know, um, when I was moving to my new house, I sideswiped the shit out of my Ferrari against my garage. So I have to take that to a body shop today to get the— it's a, it's a small scratch, it's not bad, but I need to take that today to get it fixed. And while I have to take it, I decided to rent some badass cars to just kind of, I don't know, have some fun. So I have a McLaren, uh, in my driveway right now. And no, I have not crashed that. Okay. If you use LeadZolo and seller asks the name of your company but you don't have one yet, what do you do? You just say, "Hey, I'm just a private investor." People don't care. Guys, that guy was not on my website. Like I said, "Hey, this is Tyson, webuyhomescash.com." He didn't say, "I've never been to webuyhomescash.com." But he hasn't, they don't know. Either way, you can just completely disregard that. You moved? Yes, I moved. All right, trying to start wholesaling, scared to take action. Any tips? Get started. The scariest thing is starting. Once you make that first phone call, you realize it's not that bad. Uh, can you show your screen? I can't because my videos keep getting taken down on YouTube because I leak sensitive personal information like addresses and phone numbers, and so I can't share my screen or else it'll show that stuff. All right, working on starting wholesaling, I've not decided what markets to do. I'm located in North Idaho. How should I decide? Google right now, most populated city in Idaho. Looks like it's Boise. Start in Boise. Done. All right. What's my opinion on wholesaling empty lots? It can be great if you find buyers for it. All right. Do you plan on paying down your mortgage? My house is currently for sale. And I'm gonna— I, I mean, I need to make a video about this, but my house, not this house I'm in right now, my other house, is the worst real estate deal I've ever made in my entire life. And just to give you some context, I bought this house, uh, 2 years ago for $729,000, and I currently have it on the market for $699,000. $100,000. So I'm about to get taken to the fucking cleaners on it. Good thing is though, I didn't buy a crazy expensive house and I can afford to sell it, and I can take the $20,000, $30,000 hit. I'll take and I'll still be okay. What car did you rent? McLaren 570S. I'll show it to you guys later. Does Pennsylvania require a real estate license? I don't know, not an attorney. Either way, you can just double close around it. Do you have any rentals? Yes. If you have a buyer's list ready for vacant land, do it. Yeah. What are the 3 most needed website programs you need to start? Number 1, Virtual Flip Leads. Number 2, Zillow. Number 3, DocuSign. Those are all you need to get started. How did your pre— your previous lives addresses not get taken down? I got hella warnings for them, and one of them did get taken down, and YouTube was like, stop stop fucking doing this. So I had to listen to YouTube.
Yeah.
Do you plan on getting a mortgage for your next place? No. 4, Deal Machine. You do not need Deal Machine. Virtual Flip Leads is so insanely better than Deal Machine, it's not even close. What Ferrari do you have? I have a 488 GTB. Does Virtual Flip Leads have PPL? No. For PPL, I use LeadZilla, which is what I'm using right now. So essentially, guys, let me— I need to keep— I keep fucking off and forget what I'm doing here. This guy's house is probably worth cash. The cash price on this house is probably like $120,000, something like that. So he obviously can't take that. I'm not interested in taking his mortgage. He needs to short sell the house if he wants to sell it. I think that's really his only option. ARV on his property is probably $230,000 to $240,000. I want a 991 Turbo S, 2015 to 2018 model. Why 991 and not the, uh, 992? Do you still use BatchDialer or only SmarterContact? SmarterContact. If you're a solo entrepreneur, solopreneur, you don't have a team, you don't have VAs, I would recommend just using SmarterContact rather than Batch Styler. New developments are separate units. What? Yo, bro, how do I get the contract? Can I do it in Canada? You can do it in the US from Canada. In order to get the contract, just DM me the word contract on Instagram. Virtual Flip Leads looks like Batch. Yes, Batch Leads built Virtual Flip Leads for me, but with all of my stuff in it. Okay, how do you calculate the closing cost on the calculator? It's, it's calculated for you. You don't need to mess with that. All right, is the new house bigger, nicer, still got a pool? Yes, my new house is much bigger, much nicer, and it still has a pool. Well, uh, we'll take you on a tour if we get— let's see, on TikTok we're only at 120 likes. If we can get that to 15,000 likes before I get off live, I'll do— I'll take you on a tour of my new property. What are the best signs on Zillow for a property is good? There's nothing on Zillow that will tell you if a property is good. People make this big mistake when it comes to wholesaling real estate, that the property itself matters. It does to a certain extent. It can make negotiating easier when 9 times out of 10, the reason why I'm able to buy a house from somebody at a discount has nothing to do with the property and everything to do with the seller and their situation. So you can't find out anything about the seller and their situation on Zillow. You need to call them. With batch dialers, should I use the answering machine detection or will that lose opportunities? Yeah, you can use the answering machine detection. Bros living the dream. I've been living the dream since I was like 5, honestly. All that's changed is now I live in a bigger place and drive a faster car. Look on freewholesaleresources.com or something like that. You can download on there. That's literally my website. But yeah, you can just DM me the word contract on Instagram. And I'll send it to you. In fact, you guys can just DM me the word giveaway on Instagram, just the word giveaway. Don't say giveaway please, giveaway emoji, or some shit like that. Just say just the word giveaway and I'll send you the calculator, the contracts, the scripts, and any other forms you would need to get your first deal. Do you make all your money in stocks or all in real estate? I don't make any fucking money on stocks, dude. I don't own— I right now own one call option. It was the first option contract I've ever bought, and it's insanely in the shitter. I put like $1,000 into an S&P 500 call option that expires, uh, end of April, and it's like so insanely negative already. And I was like, oh yeah, this is why I don't mess around with stocks. I just flip houses.
Yeah.
You recommend SmarterContact as a solo newbie? Yes, if you know what you're doing. If you are just shooting blind, it can be kind of difficult. But like if you are, for instance, in one of my programs, yes, you should use SmarterContact 'cause I can actually show you how to do it and everything like that. But if you're new, it might be very overwhelming. Are you still cool with RJ Bates? Yes. I tried to call him the other day though. He didn't answer. He was on a coaching call. All right, funniest story in the business. Dude, I've got so many. When I first got started wholesaling real estate, I went to this guy's house. It was a complete piece of shit. And he was like, yeah, I have a tenant in the property. I've told him he's gonna be there and he'll show you around, allow you to go get photos. So we got the property under contract. I can't remember what for, but I go knock on this guy's house. He answers the door, or no, no, he comes to the door and he's like, who is it? And I'm like, this is Tyson. The owner should have told you that I was coming. And he was like, all right, one second. And I hear him crashing around, fumbling around in this house. I'm like, what the hell is going on, dude? And again, this house is in like a not so great neighborhood, but like 5 minutes later I hear the door unlock. He opens it and it's a very, uh, like the guy looks homeless and he opens the door and goes back and he's laying on the ground with what I assume to be his girlfriend. I mean, I don't want to be mean, but this— she was, she was some type of lady. And he's laying on the floor with her in the most disgusting house I've ever seen. Like, there are cigarette butts everywhere. And to give you context, they're laying on the floor kind of like spooning, and in front of them is a pizza box, like a Hungry Howie's empty pizza box. And on top of that pizza box, there's an empty pack of cigarettes. With a phone held up by the cigarettes, and they're watching TV on this in the grossest house you've ever seen. Literally, they had a— they had like a blanket blocking off the rest of the house, and then they were just in the living room, and it was literally like Hoarders. If you guys have ever seen Hoarders, the TV show, just garbage and shit stacked up to the ceiling all throughout the rest of the house. But anyway, the guy let me in. I tried to get pictures of what I could. The problem was the house was going through probate, and, um, basically I was supposed to make— like, I already had it sold for $20,000, but we couldn't close on the house because it was still going through probate. And that probate ended up taking like 8 months. But then at the end of it, I was able to sell it for so much more because the real estate market was booming at that time that it turned into into like an $80,000 deal. So it was pretty sweet. Um, okay, what's the best way to network as a beginner to get leads before big sharks? Dude, just download Virtual— or just get a Virtual Flip Leads account. That's all you got to do. You don't need a network or anything like that. You need to get on the phone. Okay, let's call Tim back and I'm gonna be like, dude, Tim, I'm sorry, but you're underwater. I recommend if you want to sell this house, you got to short sell Call failed.
Hello?
Hello, Tim? Yeah, Tim, this is Tyson Smith. We just spoke about your property over on Lincoln Avenue. Yeah, so unfortunately, Tim, after looking at the property, I can't say that I have great news. Um, it is a property we'd be interested in buying, but our price would be so much lower than what you owe, it would not make sense. As for any creative solutions, the problem is the mortgage you have on the property is just not very attractive with your interest rate being too high, that there's really no way that we can like arbitrage it into renting the property out or anything like that.
Yeah, so I tried to— I thought of that too. Now I'm—
I'm—
because people ask me about that and I was like, no, I'll never get that rent back. Yeah, so without contributing to it anyway.
Yeah, yeah. My advice to you, man, is if you are looking to sell this house and walk away clean, would be to contact a short sale realtor, somebody that can help you short sell it. Um, I think that would be your best look.
Yeah, I, uh, I was thinking that too, but I wanted to, uh, I wanted to you know, kind of do my diligence. And, you know, nothing— sure, nothing gained. So, but I appreciate your time.
Yeah, man, I'm sorry we couldn't have been more help for you.
No, no problem. All right, all right, take care.
You too. Goodbye, Tim.
All right, bye.
All right, man, I believe in Tim, dude. He's got a good attitude. He's going to get out of this. He's going to be all right. He's going to be all right. Okay, do you do land at all? I do not target land. I have wholesaled land before. I focus on single-family residential houses because that is the asset class that there are the most amount of cash buyers for, and they are the easiest to find. You should use another streaming service so you can show screens. Yeah, I, I need to find one. I need to find one. Just curious, did you purchase your new property in Paradise Valley on or off market? I did not purchase my new property in Paradise Valley. I am— after my experience owning my own house, I will never— I shouldn't say never— I will not own— more than likely, I will not own the property I live in for the rest of my life, at least just in the current interest rate environment. The only way it makes sense right now for you to buy a house is if you plan on living in that house for more than 15 years. And even then, it doesn't really make good financial sense. Not to mention, especially in places like Arizona, for instance, the house I live in right now, I would have to put somewhere around $800,000 down and my mortgage would be over $25,000. and I don't pay anywhere near that in rent. Renting is so much better in this current interest rate environment, in the current real estate market. It's not even close. Okay. What's the most you've made from a single deal? $149,000. Does the seller make a check to you or does he write a check to the house owner and what you profit from? No, all the money is paid to a title company. The title company then collects all the money and they distribute it as they see fit, or as the contracts designate, just like in any other real estate transaction. Do you do on-market too? No, all of my deals are off-market. Tyson, the Wholesale Goat. Yo, thank you, Joey. I appreciate that, man. All right, let's find some deals. I would really like to make an extra like $20,000 today. That would be sweet. So let's go find some deals. Where are the deals at? Where are the deals? Hmm, okay, Lucas, Ohio. I don't know exactly where Lucas County is, but, uh, let's buy this one. All right, how do you find a trust company to sell to? What the hell is a trust company, my boy? All right, Donna. Oh, Toledo, Ohio. I've done many deals in Toledo. I like that. I like that. Oh, this property is built in 1906. Oh shit. 3-bedroom, 1-bath. Zestimate $41,000. Hopefully Donna's ready to sell the house for about $5,000. Oh my God. All right, let's give Donna a call, shall we? Alright, how much do transactional lenders usually charge on average? I actually have no idea. I've never had to use transactional funding, so I don't know. What software do you use? Uh, Jireh, I use Virtual Flip Leads. It is a million times better than both PropStream and DealMachine. Go to virtualflipleads.com, or you can go to my YouTube channel and watch the video on how I use AI to find motivated sellers. All right, 567— I almost just read out her phone number. All right, what's up, brother? Best way to beat taxes? I'm not an accountant. Talk to a real estate— or talk to a tax attorney or an accountant. I'm not going to give you tax advice. Uh, I don't double close. I always assign. How often do I go live? It depends.
Hi there, the person you are sometimes every day, but sometimes I'm just busy. Hi there, the person you are calling is using GetContact Assistant. Your call will be recorded and shared with the person you are calling. May I ask who is calling?
Tyson.
May I ask the reason for your call?
Looks like Donna filled out some information on my website about selling a property on Colburn Street.
I am connecting the call, please hold.
Um, V, I have done videos cold calling on virtual flip leads.
The person you have called cannot be reached at the moment. Please leave your message after the tone.
Hey Donna, my name is Tyson. I'm giving you a call today because it looks like you filled out some information on my website about some selling a property on Colburn Street in Toledo. If you're still interested in selling that property, please give me a call back. I would like to make you an offer for it. Thank you. Lame. Okay, uh, you should go live more often because I'm interested in doing this. And, um, look, dude, I'm gonna tell you right now, while it might be comforting for you to watch me do it, the only way you're gonna learn is not by watching It is gonna be by doing it yourself. So I mean, if you want my help, send me a DM on Instagram. I'm here for you. I have YouTube videos, but watching my YouTube videos while being educational is not gonna help you make any money unless you get on the phone and start making these calls yourself. That's the truth, right? Thoughts on wholesaling in Sacramento. All right, as I said before, I'll say it again. If you ever have a question for me that is thoughts on wholesaling in blank place, all you need to do is ask yourself, is that place within 1 hour of a professional sports team? If the answer is yes, then yes, it is a good place to wholesale real estate. When comping in another property is closer to a school or other important areas, how do you adjust price? I don't unless it's close to like a school. Does not matter. The vast majority of buyers do not give a shit if the property is close to a school. What does matter, if it's close to like commercial, like if it's close to a main road, um, like, uh, any kind of commercial businesses or anything like that, we need to detract from the value. Best way to estimate flip price to let the seller know? I have no idea what you mean by that, Shevin. Do not know what you mean. Sorry about that. But yeah, guys, if you guys are looking for my help, you guys want my help in closing your first deal, I, I do have 3 spots open for one-on-one mentorships where I will help you close your first deal in the next 90 days or less. All you need to do is send me a DM on Instagram, uh, in order to apply for that and see if you're a good fit. You must have at least 10 hours a week to dedicate to this. You must be coachable, aka you will do what I tell you to do, and you must be serious. How do you find a seller that flips houses? Tony, if the seller flips houses, why would they sell it to me? Wouldn't they just flip it themselves? It's my birthday today. Happy birthday, bro. How do we apply? DM me on Instagram. DM me the word ready. Are you doing direct mail? No, I'm not doing direct mail currently, but I have done direct mail before and it is one of my favorite marketing channels. You boys, I am hungry. I've been fasting all day. It's 12:50. We need more DC or CZ. What's your Instagram? I'm interested. Just look up Tyson Smith on Instagram. It is @tysonsmit— Tyson_Smith is my Instagram. It's the verified one. Okay, let's see, guys. We need to find at least a $20,000 deal today. We got to find one.
Mm-hmm.
Okay, what do we got here? Okay, Tyson has no rizz. You're absolutely right, I am literally a married man. I do not have rizz. Okay, what profit percent are you running at with the biz? Uh, my business runs at about a 65 to 70% profit margin. Uh, would you recommend working with somebody to partnership or solo entrepreneurship? Completely depends. I mean, ideally solo because now you're not splitting profit with anybody else, right? Uh, you used to be a regular schmegular guy that took action one day at a time. That is absolutely the truth. I don't have anything special. I don't have anything different about me that you, you guys may not have. All I did was the belief that I could do this myself, and I took action. And belief in yourself and a level of self-mastery to get you to do things that might seem uncomfortable or scary, such as making calls, is all it takes. Okay, you turned to God? If so, what made you? You know what, I haven't really ever spoke out about this, and I'm not about to be some Bible-thumping guy, because I don't believe in that and I don't really care what you guys think. But what I will tell you is I was an atheist pretty much my entire life. I was raised as an atheist. I never went to church or anything like that. And the main thing that made me turn to God was looking at other atheists. If you look at what other atheists are like, I'm like, I don't want to be on that team, dude. Bunch of weirdos. And I look at like people who believe in God, Christians, people like that. I'm like, yeah, I resonate more with that. And ever since I have turned to God and, you know, started praying and things like that, my life has gotten exponentially better. All right, Valeria. Valeria, you gotta, you gotta sign up for the Inner Circle. That's your only option, Valeria. All right, what is the latest you would call anybody? I would never call somebody past 8 PM their time. Okay, I want to JV a deal for the house, and then he drops an address. What do you have it under contract for? For a full interior reno, would you say most markets are $35 per square foot? Which markets are more expensive? Completely depends. I can't tell you one market or anything like that. It just depends. You have to look at the comps and see the level of finishes, right? This is where people get a ton of value in my inner circle, is they, you know, these are things that take a lot of time to learn how to do. Where if you're in my inner circle, you get access to my full-time underwriter, somebody I paid more than $10,000 a month to, who will actually analyze all your deals for you. Let's do some deals. What's your buy box? My buy box is anywhere populated at a discount. All right, do you do land flipping like Carson? No, Carson and Jackson, they're all land. I do single family. Multiple ways to skin a cat, they all work. After how long do you start buying properties outside of your state? I started too as soon as I realized it was a thing. Is wholesale as a realtor unethical?
No.
XRP, I'm sorry, but if you do not already have it under contract, I will not take a look. You need to get a contract on the property, and then if you'd like to JV, go ahead and submit it to me. Yeah, um, about wholesaling as a realtor, I mean, here's the deal is, I mean, I myself just never want to be a realtor. I've done it before and it was awful and I hated it. Um, some people like it, that's totally fine. I'm not saying don't be a realtor, it's just that's not my style. I don't want to have to drive people around and like, oh shoot, my time extended. My life— I can't go live anymore because my Instagram kicked me off. Either way, guys, I had a good time. It was fun. I hope you guys learned something. If you guys are interested in a one-on-one mentorship, go ahead, send me a DM on Instagram. If you guys are interested in getting the best PPL leads available, go check out LeadZolo. It's just www.leadzolo.com. And yeah, when you're on the phone with them, tell them you learned about them from me. All right, anyways, uh, I should have time to go live tomorrow, call some more leads. We will see. But for now, I need to take my car to the shop to go get fixed, so I need to get after that. Anyways, appreciate all of you guys for watching. We will see you guys next time.
