All right, what's going on everybody? We are about to jump on and start calling some leads, buy some houses, make some money today. It's gonna be a good one. Let's see, everything good over here? Yeah, we're good over here. How's everybody doing today? You guys want to see some live calls or should we answer some questions? What do you guys want to do? What are we thinking? Yo, what's up, B-Boy Oski? How you doing, man? What's up, Anthony? What's up, Jake? Question. What's up, dude?
Both.
All right, we can do that. We can do that. We can do both. Love calls. All right, we'll do some calls and some questions. How about that? How about that? Let's see what we got here. Let's buy some leads. Let's see here, we'll buy this one in Ohio.
Um.
Ooh, buy this one in Mobile. All right, let's get some calls going. We're gonna get some calls going. A homeowner accepted my offer, can you sell the deal for me? It depends. If it's a good deal, absolutely. Go ahead and send me a DM on Instagram, man. We'll take a look. We will take a look.
Hmm.
Hmm. We'll buy this one in Indiana. We'll buy this one in Florida. I'm just dropping fucking racks on leads right now. All right. Majority deals off market or do you scan the MLS too? All of my deals are off market. I don't do any on market deals whatsoever. All right, what do you sell? I, I sell real estate. Essentially what I do is I find properties that I can get under contract for cheap. I put them under contract and I sell the right to my contract to somebody else. It's a way that you can flip houses without having to use any of your own money. You do it entirely virtually. Whoa, what the fuck is that? What the fuck was that? You guys just see that? Best paid way to generate leads? www.virtualflipleads.com and LeadZolo. Are you buying flips for yourself right now? Uh, yes, yes, absolutely, absolutely. What's the website called? virtualflipleads.com. Alright, we got, we got some, we got some leads. We got some leads coming up. First is gonna be a property in Ohio, Sycamore, Ohio. We got anybody from Ohio in the chat here? The property in question is not showing up on Zillow. That's fantastic. That's, that's awesome. Okay, 4 bedrooms, 1 bath, 1,600 square feet, built in 1900. That's an old-ass property, my boy. Let's see here. When the owners bought it, there was a new hot water heater, and that's really it. And they bought it in 2000 for $25,000. All right, let's call up James. Let's see what's going on here. Let's see what is going on with James about this property. Let's see if there's any way we can help him, help ourselves, help the great town of Sycamore, Ohio, shall we? Why can't we see your screen? Because my, my videos get taken down when I show my screen.
Telephone number 4-1.
This actually looks like number 4. All right, hello James. I'm gonna text him. Hello James, my name is Tyson. It looks like you filled out some information on my website about selling a property on Saffell Avenue. Were you still interested in getting a cash offer? All right, we'll give him another call back in a second because this looks like a really good lead. Okay, what else we got? We have John in Saraland, Alabama. Okay, let's see what John in Saraland has to say. Let's see what— let's see this property. Ooh, what the Fuck, what is this? Why, why isn't Zillow search like working for me, dude? 5 bedrooms, 3 baths, 3,000 square foot house built 10 years ago in 2015. Holy shit, dude, 2015 being 10 years ago is nuts. Hey, I'm just now starting this wholesale real estate thing. What's a common thing not to do? Common thing not to do is spend too much time looking at the property when the property is not the most important thing. The most important thing is the seller of the property and why they want to sell. Okay, so you shouldn't spend any amount of time analyzing a deal before you just get on the phone and you talk to the seller. All right, that's the biggest piece of advice I can give you. Why can't we see your screen even on YouTube? Yes, I'm sorry, I cannot show my screen even on YouTube because when I show the screen It's impossible for me not to show addresses, phone numbers, and things like that. And when I do that, YouTube yells at me and is like, don't do this anymore or we're gonna ban you forever. So I can't do that anymore, unfortunately. I'm figuring out a fix to that though. Okay, let's see what is going on here with John. Decided on a new car yet? No, but I'm getting my car back on Wednesday, so I'm really stoked for that. I miss her so much.
Hello, this is John Gazzard, Rolls-Royce, Pasco, Mississippi. I can't—
this guy works for Rolls-Royce in Alabama. What the fuck? There's a Rolls-Royce store in Alabama? I'm allowed to make fun of Alabama, I went to school there. Let's call him again. Oh no, he works at a Rolls-Royce store in Mississippi. We'll send him a text. All right, California economy is very bad, shaking my head.
What?
California has a GDP bigger than most countries. All right, let me copy and paste this message because this guy's just also— oh wait, hey John. Hey John, my name is Tyson. See if you have some information on my website about selling this property on Julianne Drive. Cool, cool. All right, what else do we got? All right, I'm a residential and a commercial GC. Very nice. How's that going for you? Okay, now we have Dustin in someplace called— I don't even know how to say this— Ligonier, Indiana. I'm gonna have to look that up. All right, best way to find a buyer for a property? Go on Virtual Flip Leads, search whatever area you're looking for a buyer in, sort of by cash buyers who have purchased a property in the last 1 year. Easy ass money. Easy ass money. All right, Grayson, you should buy it then. I'll, I'll make you a really good deal on it. Okay, we got to look up how the fuck to pronounce this word. Ooh, this thing looks like a shithole. All right, how do you pronounce this?
Ligonier.
Ligonier. Ligonier. Knew it, knew it, knew it. It's Legionnaire. No, it's Ligonier. I just looked it up, Jacob. 574536. All right. Dustin with his property in Ligonier.
I'm sorry, the person you were trying to reach has a voicemail box that is not—
Oh, this is an inherited property. That's fucking money.
Hello?
Hello, Dustin? Hey Dustin, my name is Tyson. I'm giving you a call because it looks like you filled out some information on my website about getting a cash offer for a property on 3rd Street in Ligadier. Yeah, did I catch you at a bad time, Dustin?
I mean, I, I'm trying to take the back. I've got some questions I can answer.
Perfect. Well, look, is all I need to do is take about 5 minutes, ask you some questions about the property, and at the end of our call, one of two things will happen. Either one, I'm going to have a cash offer for you. I'll let you know exactly what that is. We'll be able to send it over to you in writing. Or two, we are not interested in the property for whatever reason. We'll let you know why and you'll never hear from me again. How's that sound?
Right off. Great.
Perfect. Well, Dustin, while I'm getting your property pulled up, could you just catch me up to speed here? What's got you looking at selling this place?
What did you say? What was your question?
I was asking what's got you interested in selling this place?
Oh, me and my wife want to move to the country.
Okay, so are you and your wife currently living there?
Yeah, yeah, it's a duplex and we live in the bottom and another lady rents the upper. She didn't sign no lease, she just— we didn't make her sign a lease, she just— she's been living up there for 3 years.
Okay, and how much money does she pay a month in rent?
Uh, we don't charge that much. She pays, uh, $125 or $135 a week.
$135 a week. Gotcha. Okay. All right.
It's my wife's best friend's mom.
It's your wife's best friend's mom?
Yeah.
Okay. And if you sold the property, would she be willing to leave?
Well, she didn't sign a lease, but she knows we're selling it, so she knows that's a possibility.
Okay. Understood.
Yeah.
All right. Okay. So you said that you and your wife are looking to move to the country. Is that right?
Yes.
And how soon are you looking to do that?
Well, we're trying to— well, pretty much ASAP because we bought a— in Wake County.
I'm sorry. I think I missed some of that. You said— you said ASAP? Yeah. Okay, so let's say that, you know, we're able to make you a good offer today. Uh, is this something like where you'd want to be, you know, packing your bags and out in like 2 weeks, 30 days, 45 days? What does that look like to you?
I mean, uh, well, that was the other thing about it. We were, we were kind of concerned as to what we were going to do if we did sell, where we were going to go. Um, so, um, we wouldn't be packing in 2 weeks, so it would be more like we would want— we would want at least a month from the, you know, from when we found out that, okay, this is happening.
Gotcha. Okay, that makes sense. Well, listen, yeah, well, actually, you know, Dustin, that's one thing people love about working with us is we're actually extremely flexible with our closings. So you actually get to pick your move-out date when you sell to us.
Oh yeah, that would be— that would work perfect in our situation.
All right, I'd love to hear it. Well, listen, let's, uh, let's, let's move on to the property here. Um, let me just ask you, on a scale of 1 to 10, with a 10 being this property was fully remodeled yesterday, it looks like it's fresh off one of those HGTV shows, and a 1 being we probably need to tear it down and start over. How would you rate the condition of this property?
Okay, I'm going to say— okay, so I start remodeling the part, the downstairs apartment I live in.
Okay.
And I got two rooms completely redone, uh, like looks brand new. Um, the rest of it I'd say is 7.5.
Okay, 7.5. Let me ask you, Dustin, what do you think we would need to do the property to make that a 10?
You would probably need, uh, I don't know if you're talking about the outside, the inside, everything. None of the siding's broke or anything. It's just dirt. It's just white siding, so it's dirty. Um, the roof's got some shingles that are— a couple shingles that are missed. So you might— what, you probably have to rough it. Um, I don't— it's got a drop ceiling in it. All the ceiling's fine. Uh, the walls are not— I don't— I think they're drywall, but someone like tried to— thought— tried to smooth them. I would say, uh, I don't know. I mean I don't really depend on— yeah, I don't— yeah, I don't know.
Um, I'm just saying make it a 10 out of 10, right? If it was, you know, hey, there's nothing else we'd do to this, right? That's typically how— what we do with our properties. So it sounds like maybe retexture the walls.
Yeah, and then you would have to probably change the flooring. Terrible. But if you want to look, you can change the flooring in the living room, which I was going to do, but kind of smelling bad. Like the flooring in the living room.
Um, Dustin, I, I think I've lost you for a second.
Can you hear me? Yeah.
All right, I heard you say the flooring in the living room probably, and then I couldn't hear anything else after that. I got you now though.
Pretty deep, uh, the flooring in the living room, the flooring in the hallway, the, the, the full bathroom with the next— probably all of that, all of the bathrooms, master bath, um, and the bedroom's probably nothing. The bedroom's got wood floors floor, and then nothing in them to do. Repaint, um, you could keep the wood floor, but you would have to, uh—
Okay, how about the kitchen?
The kitchen is the room that I redone. I just put brand new wood floor in it, repainted, put brand new trim up, put back— put glass backsplash up. Oh, I sanded all the cabinets and stained them and put them back up. I got a brand new countertop, brand new kitchen sink. The whole kitchen's brand new. And is that—
it's not a shared kitchen, right? There's a different kitchen upstairs?
Yes, this is just downstairs. I haven't touched upstairs because I don't live up there.
Okay, let me ask you, how much did it, uh, how much did it cost you to redo that kitchen?
Well, right offhand, I'm not quite sure. Um, I work at a home I work at, uh, Commodore Homes, and, uh, I got a lot of the stuff from there, so it really didn't cost me that much.
Gotcha.
$500 for the— $500 bucks for the floor and trim, uh, $250 for the sink. The countertop I made, it wasn't for free, but it's brand new. Uh, the cabinets I sanded myself, so it didn't cost me nothing. Um, I'd say 5, 6, 7— I'd say $1,000.
Okay, all right.
And then the half bathroom is completely redone too. Everything in it's brand new, and it was probably $1,000 for just a half bath.
Gotcha. Okay, cool. All right, so let me just make sure I got this right. Uh, we're looking to, you know, assuming we make you an offer that makes sense, you'd want want to be moved about 30 days. Property condition, 7.5 out of 10. Do I have all that right?
Yeah, yeah.
I mean, okay.
Yeah. All right.
So based on what you told me about the property, it sounds like you've done some work in there, but there's still some more that needs to be done, right? The roof has some shingles missing, you know, maybe retexturing the walls, maybe some new flooring throughout, and then, you know, some things upstairs with the kitchen and everything else. What do you believe is a fair price for the property in its current condition?
Oh man, yeah, I, I'm just gonna be honest with you and say I don't have a clue. Okay. I mean, I mean, I looked at what other people said, but they haven't looked at the inside. That's just them, you know, probably Google Earthing the property and then seeing it. Um, I— her parents told us to put it on the market for $200,000 and then just go from there.
$200,000?
Yeah.
Okay. Have you taken a look around and seen what other properties that are, you know, similar to this one, what they're selling for?
Yeah. Um, yeah, we— I have. Um, and, and the difference is this doesn't come with any property really. It just is a multi-family home, so it's, it's two apartments and there's no land compared to a house out in the country that has a little bit of land, right? It's about, you know, like the one we want, $216,000, and it's— but it's in the country and it's two bed— you know, it's two bedrooms, 1,300 square foot. So I, I'm— I don't really know. That's why I'm saying That's what he said. I thought it was high, but he said to start there and then go from there. But like I said, we're, we're just kind of starting this thing off, and so we really don't know much.
Gotcha. Okay, well, I mean, is what I would really urge you to do, because Dustin, the last thing I want to do is take a look at this and then give you an offer when you haven't actually really looked at, you know, like, how are you even gonna know if the offer I make to you is fair if you haven't really taken a look around and, and seeing what these properties are selling for, you know. Yeah, you're right, because the— is the, the thing I don't want to do is, is, is make you an offer and, and, and you don't understand where I'm coming from or anything like that.
Well, I would just— I mean, you can always just make a lot of jump starting off. Yeah, I don't— somewhere to start. All right, we don't have, we don't have any numbers We just got it. It went from $130,000 to $200,000 was when my wife put our property on this other website. They came back, your property's worth between that and that. And that's all I— that's what I went by.
Gotcha. Okay, well, I'll tell you what, I'll tell you what, here's what I'll do, Dustin. Let me go ahead and run my numbers. I'll go ahead and I'll see if your property gets qualified for an offer. And if it does, well, either way, I'll give you a call back in probably 10, 15, 20 minutes and I'll let you know what it came back as. Okay.
All right, that'll definitely work. And if you need some pictures or anything, I can definitely send those.
All right, I'll let you know if I do.
All right, thank you so much.
All right, thank you, Dustin. We'll be in touch soon.
Yeah. Bye-bye.
Bye-bye. All right. Seems like a very nice man, this Dustin. However, $200K is probably what his house is worth entirely fixed up. Now what's interesting is there is some new builds coming up in this area, which tells me somebody's betting on this place, but it's very small. It's very small. Uh, Ligonier, wherever the fuck this is, Ligonier, Indiana. So this is something to keep in mind, guys, is what I'm looking at this, right? When I'm looking at LaGhiera, Indiana, a town with a population of 4,500 people, guys, that means if there's only 4,500 people in this town, how many people in that town do you think are flipping houses? Not too many, right? Which means we need to get a better deal. So I'm taking a look around and there isn't really anything very comparable. Um, like I said, there are some new builds that are coming up for sale, but, uh, if we look— let me see here— if we look, and I'm going to change this because I only want year built. When did I say that this property was built? 1910. Okay. Yeah. So here's what I need to do is I need to find a comp. All right. There's a property for sale. It's 3 bedrooms, 3 baths, 3,300 square feet, built in 1883. That's up for $200,000 and it's been up for 53 days. I feel like this property I have to get for $100,000, and even then it's going to be tough. But I think at $100K I can sell it for like $110,000, $120,000 maybe. Kind of a shot in the dark, but— oh, what is this? There's a 3-bedroom— or there's a 3-bed, 1-bath property, 1,900 square feet. Not redone. 3/1, it's been up for 16 days. Yeah, I really feel like $100K is where I got to be. All right, how many homes have sold? So in the last 6 months, there's been 14 homes sold. So they're selling like 2 houses a month over here. Again, It's just shitty. It's just a bad market. All right, there's a 4-bedroom, 2-bath, 1,600-square-foot property that sold for $155,000. Some of it's redone. I wish I could show you the cabinets in this fucking house. I shit you not, are fucking purple. They are purple cabinets. Oh my God, wow. Okay, that sold for $155. I feel like— okay, $110 is like actually the max, but, uh, yeah, I think $200 is, is what it's worth all done up. I think I could sell it for $115,000, $120,000. Where can I get cash buyers? VirtualFlipLeads.com. Why does he sound like Wade from Grand Theft Auto? That is crazy. All right, I'm gonna pee real quick. I'm gonna come back, I'll call this guy, and I'm gonna offer him $99,000 for his property. We'll see how that goes. Okay, now that I have relieved myself, we're ready to go. But yeah, Eric, if you just go watch my video on YouTube, it's called— what was it called? If you go watch my video on YouTube called How to Use AI to Find Motivated Sellers, At the end of that video, I show you how to, how to use, how to find cash buyers in any market. What type of leads you're calling? These are from LeadZolo. Okay, chat, did you wash your hands? No, I did not wash my hands. I took a pee. Guess what? Wash your dick in the morning, you're good for the rest of your day. If you need to wash your hands after every single time you take a piss, then you do not have a pair of nuts hanging between your legs, honestly. Okay, where's this at in Ligonier? I live not too far from there. It's right in the middle of Ligonier. All right, are you using Virtual Flip Leads still? Yes, yes, I am.
Okay.
All right, I need to find a good comp. It's actually a property. It's on a lot of land though. It's nice. Sold for $240,000. Yeah, bro, this is simply a $200,000 house. And it probably needs to be converted. I'd actually— I don't know, it depends on who buys it, but $200,000 I think is reasonable, especially in today's market, dude. I think you're probably gonna end up putting 50 G's into it all said and done. Definitely need to make like at least 25. Yeah, that literally puts me— dispo price $110,000. We're gonna offer him $90,000. $90,130. $90,130 to start. Hello, Dustin. Yeah, Dustin, this is Tyson Smith with We Buy Homes Cash. We spoke a minute ago about your property in Luganier.
Yes, sir.
So we've been able to take a look at the, uh, basically at the market, what properties are selling for, and let me just break it down to you. So first things first, um, with our prop, with our offer, we're offering to buy the property completely as is, meaning you do not need to make any repairs to it, you do not need to clean the property out. All you would need to do is take the items you want from the property and leave everything else there, and we'll handle it. Does that make sense?
Yeah.
In addition to that, our offer is to buy it completely net of any commission. So there are no realtor commissions, there's no sales commissions, anything like that to come out of your offer. Does that make sense?
Yes.
Okay. And lastly, we are also going to be paying all of the closing costs. So all of the title fees and everything like that will be covered by us. Okay.
Okay.
Now, before I get into exactly what our offer was, I want to explain to you a little bit about how we got to it. I've taken a look. Now, we've done— we bought many properties in Indiana, but this would be our first one in Ligonier. So what I had to do was go and look at all the other properties that have sold in Ligonier in the last 6 months. And in the last 6 months, there have been 14 properties that have sold. Okay, now the properties that are built around the same time yours were, so in, you know, in the early 1900s, that have been all fixed up look like they will sell for about $200,000. But, but that's with redoing everything. So that's putting on a new roof, it's redoing all the flooring, you have it redone, it's completely sandblasting the side of it. It's redoing the entire upstairs, all the kitchens, all the bathrooms, everything. Okay. So for us, it's a simple math equation. We enter in, okay, this property is going to cost it, or we're going to be able to sell it for about $200,000 once we completely redo it. Here's how much it's going to cost us, and it spits out a number. So your property did get qualified for an offer. As I said, this is to buy the property completely as is, so you don't need to make any repairs. You don't need to take take out any trash. It's completely net of commissions, so you won't be paying any sales commissions, realtor commissions, anything like that. And we will be covering all the closing costs, which means our offer is completely net to you. Okay, with that being said, your property qualified for an offer of $90,130.
Okay, dude, I mean, that's at least something I can Now I know because I didn't think 200 was really right. I just, I wasn't sure, and I'm not— I'm kind of new to this. Um, I will, uh, and I, I understand everything you said. Uh, I don't have to do anything but move out.
Gotcha. Yep.
About 20 minutes— I'm about 20 minutes from home, and, uh, uh, I'll explain all that to my wife, and then, uh Is this number you called me on a good number to get a hold of you or no?
Yes, sir. This is my cell phone number. So once we get off the phone, I'd like you to go ahead and add my contact in there. Just, you could just put Tyson Smith Buys Houses.
Yes, I will, uh, I will call you back either way just to let you know.
All right, sounds like a plan. And if you have any questions, call me, text me, whatever.
All right, I appreciate your time.
All right, talk to you soon, Dustin.
Yeah, bye-bye.
So that guy was asking $200,000 for his property. We offered him $90,000 and he needs to go talk to his wife about it. How about that?
Cool.
All right, we'll await his call. If we haven't heard from him later, we'll call him back. We'll see what's going on. Bro provides nothing valuable to society. So the Captain720 anime profile picture, zero have it ass. I'm sitting here and I'm taking distressed properties that nobody wants to live in. I'm helping the people who live in them get out of them so they don't have to live there anymore. And I'm gonna get that property to somebody who's gonna fix it up and turn it into a nice place, a safe place for a new family to live. Okay, what do you do, huh? You make coffees? Come on, bro. Like, I'm out here providing places for people to live that that are safe and nice, okay? Making neighborhoods all across the country better, improving property values, helping people out. I sleep just fine knowing what I do, brother. Okay. Have you changed the assignment contract since the last video you made on it 2 years ago? No, the assignment is still pretty much the same. Audio is choppy on YouTube. No, I think it's just, it's just his phone. His connection was shit. All right, let me, let me add that guy into my phone.
Cool.
What's up, Arthur? Hell yeah, Hunter, good to see you, bro. All right, do you know the best way to get common area cleaning accounts for a cleaning business? Dude, that's like you just walked into a Subway and asked for a cheeseburger. Like, no, I don't. I don't know how to do that. What are you even talking about? What's up, Jared? All right. How much do you profit off this deal? I don't know. I mean, again, I have my— it looks to me when I run my numbers that I should be able to sell this for $110,000. So if he agrees at $90,000, then that's $20,000 there. Right? But who knows, the deal isn't closed. I don't count my, uh, chickens before they're hatched. Is it possible to wholesale in rural counties? Yes, it is possible, but you shouldn't. Guys, wholesaling only works if somebody buys your house. If you're in a rural area, it's going to be hard to find somebody to buy the deal, right? Property— you know, people who invest in real estate, people who flip these houses aren't stupid. They don't want to flip houses where no one wants to live. There's a reason why rural places are rural. It's because nobody wants to fucking live there. Okay, you want to flip houses in— not, you know, it doesn't need to be downtown fucking Manhattan, but you want to be around at least a major metropolitan area. A good rule of thumb is if the area you're looking at is within 1 hour of a place that has a professional sports team, you're good. Are you and Enterprise Elite together? No, but Joe Riley is the boy. I met him a couple weeks ago. What about taxes? What about taxes? I live in the United States. Anytime you make or spend money, you pay taxes. All right, what's the best website for leads? Two: virtualflipleads.com and LeadZolo. That lead I just called is from LeadZolo. Do you have to pay taxes out that gain? Guys, you don't understand. Anytime you make or spend money, you pay taxes. Now, it's not a capital gains tax, 'cause I never actually own the property, it's treated just like earned income. Like, you know how you get your, like, fuck, your check every 2 weeks from whatever job you work and the taxes come out of that? I have to pay taxes out of my money too. I just pay 'em all at one time at the end of the year instead of a little bit every single time I make money. Sick hat, thank you, dude. I fucking love this place. Is wholesaling as simple as it sounds? Wholesaling is absolutely as simple as it sounds. However, I have a talent for making it seem easy. It's not easy, it's simple, okay? Would you say the best place to wholesale your first house is in your local market? Depends on where you live. If you live in fucking Timbuktu, bumfuck-ass nowhere, then no, right? But if you live in like a decent place, right? Not decent, but I'm saying like, decently populated place, yeah, then yes, you should probably start where you live. What's the best place to wholesale? There is no one best place. If I get Virtual Flip leads, which plan do you recommend? What list should I pull and how soon can I get my first deal? Cola Aid, you need to go watch the video I have on YouTube that is how to use AI to find motivated sellers. In this video, I teach you exactly how I use Virtual Flip Leads to find sellers, how to pull lists, and how to find buyers and how to pull those lists. But essentially, Virtual Flip Leads makes it super easy. You just tell the AI where you want deals and then it shows you all the best ones. You don't have to fuck around with filters or pulling lists or anything like that. Guys, if you're interested in mentorship, if you're interested in having me walk you through your entire first deal, just send me a DM on Instagram. Yeah, San Antonio is a fine place to wholesale real estate. Do you have a video on how to give an estimate for the house? Yes, I do. Look up How to Analyze a Deal, Tyson Smith, on YouTube. All right, so you and Enterprise do basically the same concept? Yes. No, LeadZolo, L-E-A-D-Z-O-L-O. That's the website I got that lead from. Is North Carolina a good starter? Yes. What is your opinion on Show Low, Arizona, Pine Top Lakeside, Arizona? Are you buying deals there? Yes, Edgar, I will buy deals in all those places. Hey, I wasn't able to open the contract link from the DM. Skill issue, don't know what to tell you, man. Which plan, $100 to $200? I'd love for you to be my coach, need more money though, but closed my first sale, I invested back into coaching. Uh, Kola Aid, I mean, it all depends on how much outreach you plan on doing, right? If you can commit full-time to this, then I do the $200 one. If you're, you know, only gonna be part-time, the $100 one is just fine. Can you wholesale part-time? You absolutely can. Real estate license? I do not have a real estate license. You do not need a real estate license. Yeah, we could do a house tour. We can do a house tour in a bit. When should I quit my job? I don't know. That's a, that's a very— there's a lot of factors there, man. I don't know. Did you get married? Yes, I'm married. Fastest way to learn a market? Do a deal there. Talk to the buyers. Once you have a deal and you talk to the buyers, they're going to tell you all about that market. That's the best way to learn. Is Detroit a best place to wholesale? Yeah, there are definitely deals in Detroit. I stay away from it because it's too weird. Like, I don't know Detroit enough. I'd stay away from any big city like that. I want to be on the outskirts. How much more difficult is it to wholesale a deal when the majority of houses near me on average are $500,000? It's the exact same process. Wholesaling a house that's worth a million dollars is the exact same as wholesaling a house that's worth $100,000. Nothing changes. The price doesn't matter except for you make more money because of the way percentages work, right? Can I do this living in Canada? Yes, you can absolutely wholesale real estate in the US from Canada. No problemo. I have many students that are killing it while living in Canada. Does Virtual Flip Leads have a dialer? What dialer do you recommend? It does not have a built-in dialer. It will soon. I'm working on that. You ever done any deals in Maine? I have never done a deal in Maine. No, not— I mean, I just haven't tried. I've never pulled the list in Maine. I've never marketed in Maine. Is it worth buying leads as a beginner? No, probably not. I would recommend just getting something like virtual flip leads, but I wouldn't do like PPL, like LeadZillow, if you're a beginner. How fast can you get a deal done? I mean, my fastest deal was probably done from start to finish, like between when I got the property under contract, when I actually got paid. I think was like a week, like 7 days. But typically it's like 30 days. I have a student actually who he joined end of January and he closed, got his first deal paid in like 3 weeks. It was a $33,000 profit deal too. Dope hat. Thank you, brother. What do you type into the calculator you created? The numbers. Do you get a percentage where your students make?
No.
People who join my mentorship, They— I teach them how to do everything completely themselves. They get to keep 100% of the deal they do. I don't take any percentage of it. Does Virtual Flip Leads have skip tracing? Yes, and skip tracing is included in both of the plans. So on the $99 a month plan, you get 5,000 skip trace records a month for free. On the $200 plan, you get 20,000 for free. I've been doing the numbers on houses in the market. What do you mean by virtual leads? I have a website that I created called Virtual Flip Leads. It is a data provider. Basically, you can search any market, and I have an artificial intelligence algorithm that analyzes all the properties in that market and tells you exactly which ones are the most likely to sell for cash, for cheap, right? So you just type in any area. I can type in Georgia, fucking move my slider over. Hey AI, tell me which houses are most likely to sell for cheap, and it will immediately. All right, does the $100 deal on virtual flip leads include the AI? Yes, it does. What's the best leads to buy on LeadZolo? Uh, me personally, I only buy leads that are the, uh, what is it, the LeadZolo residential off market. Those are the only ones I buy. But the important thing is just to know the areas, right? You don't want to buy leads that are in the middle of fucking nowhere. I say that and I'm currently trying to buy this house in the middle of nowhere, but whatever. Do as I say, not as I do, right? I'm experienced, so I can, you know, I got some moves I can make in these, in these places. Like, for instance, I could just buy this house. Like, if he'll, if he'll sell it to me for $90,000, I might just buy it. right? And just list it on the market for like $150 or something. Just see what happens. What's the URL for your flip leads website? VirtualFlipLeads.com. And then again, the website I'm getting leads from right now is LeadZolo, L-E-A-D-Z-O-L-O. But in my business, I use both. All right. Is Arizona also good? Yes. Arizona is the state I've made the most amount of money in. Any suggestions for funding for fix and flips? Start with a hard money lender, prove yourself, and then you can get access to private money. That'll be at better rates. Wholesaling better be a cheat code with a VA loan after military career. VA loans won't do anything for you in wholesaling. You do not ever get loans. There's no credit or loan thing at all. Right. I've wholesaled hundreds of houses. I have gotten a loan for one of them and it is not a house I wholesaled. It is a house I bought for myself to live in. Worst real estate deal of my life, but that's a story for a different time. No, I do not hire a contractor to check electrical, foundation, etc. when doing a virtual. I'm not buying the house. The end buyer does that shit. Okay. How much is the mentorship? I have different plans depending on what you're looking for. Guys, if you're interested in a mentorship, send me a DM on Instagram. Do not DM me on TikTok. I don't check my TikTok DMs. Is Omaha, Nebraska any good? I don't know. Is it within 1 hour of a professional sports team? If the answer is yes, then yes. Isn't Batch Leads and Virtual Flip Leads the same? No, but Virtual Flip Leads is built by the same people who built Batch Leads. What do I say to the closing company after both contracts are signed? You say, hey, read the contracts, do what they say, and they say, okay. I got an apartment complex, a house, and a gas station all under contract in 3 hours. Jesus. During inspection, the buyer will go walk the property. Yes. Do you just get property under contract without knowing and just let the buyer decide? Yes, exactly, exactly. Can you do a free trial for one day at least? No, I don't believe in free trial, people. Like, you are either in or you are out. If you are a type of free trial motherfucker, you're not gonna be successful anyway. I'm sorry, that's just the truth. You look like Matt Damon. I've never got that before, but I'll take it. I love the movie The Departed. Matt Damon though is the biggest piece of shit ever in Interstellar. Holy shit. Hate that guy in Interstellar. I also really like him in the movie The Martian. If you've never seen that, it's good. Is virtual flip leads to get leads or find buyers? Both, Ali, both. Do you need to edit the filters on Virtual Flip Leads or just leave as is with any type of list? Just use the AI, right, guys? Go watch my video on YouTube called How to Use AI to Find Motivated Sellers, and I'll show you exactly how to use Virtual Flip Leads to find sellers and buyers. All right, how to get the highest purchase price from your buyer? Um, the best way is to create an actual bidding war, right? With all of my properties, I— it's not just like I don't just have one buyer interest. Interested. I typically have 3 or 4, and I'm just like sitting there like an auctioneer, and I'm like, do I hear $135? Okay, $135. Do I hear $137? $137. $137. Okay, $137 for the man over here. All right, and I'm just like communicating with all of them, just getting them to drive up their price. All right, is getting an LLC for wholesaling— what category should I put my business as? Number 1, I'm not an attorney. I'm not going to tell you how to do that. Number 2, you do not need an LLC to wholesale. Number Google is your friend. More specifically, use AI. Talk to ChatGPT. They will help you. This is not legal advice. I'm not an attorney. All right. Is Virtual Flip Leads to find leads or find buyers?
Both.
You can find leads and buyers on Virtual Flip Leads. It is all in one. Okay. www.virtualflipleads.com.
All right.
I'll check your stuff out. I'm very new. Haven't done my first house yet. Well, if you check my stuff out, you will have been— you will be doing your first house very soon. All right, what's the lowest amount of money you need for EMD? You could do $1 EMD, just whatever you can get the seller to agree to. Have you tested out XLeads? No, no. All right, what's the website to send mass messages? Watch my video on YouTube called Best Marketing Strategy for Wholesaling Real Estate in 2020.
$125.
All right, I have some more leads. So we got this guy, we got this Dustin guy. This looks like a good deal.
Mm-hmm. All right.
Do you know how to pull code violations properties for wholesaling? Yes, I do. But I would never do that because I don't live in 2015. I live in 2025. And now I have AI tell me which list to pull. I don't rely on just fucking doing shit like that, right? Because again, I'm not a pilgrim. That's why I use Virtual Flip Leads. Okay.
All right.
Yo, what's the setup today? What do you mean, Jared? So you've never done a free trial? No, free trials are for brokies. I don't do free trials. I pay for shit. But which dialer do you recommend once you get leads from Virtual Flip Leads, or should I text them manually on my phone? Any dialer works. I'm going to just be real with you. They're all the same. Mojo Dialer, Batch Dialer, Smarter Contacts Dialer. They're all fine. It doesn't matter. Any triple line dialer works. On Batch Dialer, though, you can use code TYSON, T-Y-S-O-N, all caps. For 50% off your first month. A property's under contract and a buyer says foundation's bad. Do you drop contract or renegotiate? I always try to renegotiate, right? Okay, so let's say this, right? Grayson, let's talk about this scenario right here. I get a property under contract. I don't know the foundation's bad. The end buyer goes and walks it. They see the foundation's bad. They're like, hey, that's gonna be $20,000, right? We can't, like, we can't be doing that, right? Oh shoot, I'm about to get booted off of this. Anyway, they're like, it's gonna be $20,000 and that fucks up I'll do the whole deal, right? So then they're like offering $20,000 less. I'll then call up the seller and I'm like, yo, I just had my guy walk the property. Turns out the foundation's bad. We had no idea about this, right? We can't do this deal, right? Obviously, like this is some information we didn't have. So we have two options here. Number one, we can cancel. You can try to sell it to somebody else. Or number two, we can do the same deal, but look, we didn't know about the foundation. We're gonna have to drop our price by $20,000. What would you like to do? I have like a 50% success rate on that with people just being like, okay, whatever, let's do it. Or people be like, no. Okay. Is Virtual Flip Leads a website or an app? It is a website. App coming soon. You change the place you go live? I'm live on TikTok, Instagram, and YouTube right now. Is there— there is not a limit to how much you can make? No, there's no limit. Um, Amir, listen, I'm telling you right now, you are overthinking everything, dude. Guys, PropStream works, Batch Leads works, Virtual Flip Leads work. It all— they all work. Virtual Flip Leads is obviously the best, but it's incrementally better, okay? They all fucking work. The reason your business isn't working is not because you're using the wrong website, it's because you're not doing the work. You're not actually calling enough of these people. You're not making enough of the offers, okay? This is hard truth Tyson time. I'm here to tell you what you need to hear, not what you want to hear, all right? You just need to make more calls. What's up, Justin? Good to see you, brother. Having any Irish whiskey today? No, I got my St. Patty's Day celebration out earlier on Saturday. I drank a fuck ton of green beers. It was awesome. Had a great time. I went and saw The Fray. You guys know The Fray? They have like 2 banger songs, those sad songs from like a long time ago. Saw them in concert, it was pretty fun. All right, what's that blue light, brother? I got several blue lights, dog, you have no idea. All right, have you used Joe Riley Dossie app? Um, not extensively, but I plan to test it. Tyson, make a 1-day free trial. No, 1-day free trials are for brokies. I'm not doing that. If you want a free trial, go somewhere else. Shit or get off the pot, dude. All right. Is Virtual Flip Leads a website or an app? It is a website. However, we do have an app coming soon.
All right.
If I pay $7K for mentorship, do I get one-on-one or your network, etc.? Both. How much is buy-in? Buy-in for what? How many calls should I make a day? I'm trying to close my first deal as soon as possible. I have 4 free hours, probably more if I reduce my screen time. Let me know, bro. I want to close the deal ASAP to get coaching. How many calls should I make a day? As many as you can. There's no set amount. It's as many as you can. What do you mean? Why are you trying to put a number on it? As many as you can. Come on. How much is your course? I have a course that is $5. I have one that is $18,000. Depends on what you want, depends on what you need. But I don't have any courses actually, okay? I don't like the term course. I have like an agency that helps you fucking close deals, all right? All right, where'd you learn? Who'd you learn from? Shit, man, I learned from everybody. I've spent close to $300,000 on courses, mentorships, masterminds, trainings. Okay, everybody, if you know somebody, I probably have bought their mentorship. Okay, I found a small commercial building to wholesale. Is it easy to wholesale a commercial building? Not as easy as it is a residential building because it's more difficult to find cash buyers for commercial properties. Okay, how do I get the $5 one and what is in it? Just DM me on Instagram, brother. All right, anyone reading this, I highly recommend the mentorship. It has helped me so much, to be honest. What if, what if wholesaling land? What if wholesaling land? All right, I'm getting booted off of Instagram, so I'm going to take a little break and then I'll come back on in a second and we'll hopefully call that guy back and buy his house for $90,000. And then you guys can watch me as I sell it for $110,000, also on live. Okay, so we'll
