A real estate investor shares his cold-calling script: open with a specific property address and ask about a cash offer, then ask why they're selling. Promise a yes or no within 20-30 minutes. The goal is to sound helpful, not salesy, and qualify the lead fast.

Not everybody is going to open up to a stranger on the phone right away. And so I do have a couple strategies that allow us to sort of disarm them. They got their guard down. They're like, hey, I'm not just being sold to, I'm not talking to some sleazy car salesman. And instead open up to you, let you know, you know, let you into their lives so they can kind of tell you what's going on so you can see if you're a good fit to even help this person. So the way I do this is first, immediately when I get on the phone with them, I'm going to ask them, hey, this property over here on 123 Main Street, is this something you'd be open to getting a cash offer on? Once they say yes, I give them a little deep dive into what the rest of the conversation is going to look like. Let them know, hey, look, that's great. Is what I'd like to do is ask you a few questions about the property. That way I can figure out if this is something I'm interested in purchasing. And if that's the case, I'll have an offer for you in the next 20, 30 minutes. Or if for some reason it's not something I'm interested in, I'll go ahead and let you know why and you'll never hear from me again. Then at that point, I'll say to them, while I get your property pulled up, will you catch me up to speed for a second? What's got you thinking about selling this house?
