How to Hire Cold Callers for Your Wholesale Real Estate Business

Tyson Smith compares two ways to build a cold-calling team for wholesale real estate: hire and manage callers yourself using OnlineJobs.ph and Upwork, or use MyMagicVA, a managed service that costs $1,200 a month per full-time caller and handles hiring, training, and CRM setup.

What's going on, everybody? Today I'm going to be teaching you exactly how to hire cold callers for your real estate wholesale business. Because let's face it, cold calling is the fastest and cheapest way to scale a wholesale business. The problem is cold calling kind of sucks. It is soul-crushing. It's not fun. I spent more time than I can count making cold calls when I first got started. I went through that grind. I don't want to do it anymore. And that's why I hire virtual assistants to do it for me. So in this video, I'm going to go through two different ways that you can actually go about hiring virtual assistants to cold call for your wholesale business. This. Now, one way is the way I used to do where I would go through, hire, train, manage these people myself, and I'm gonna show you exactly how you can go about doing that. That is the cheaper option. Or I'm gonna show you what I do now, which is, uh, use a service that's called mymagicva.com and they hire, train, and manage the cold callers for me. But I'm gonna go through both, show you exactly why I use the second one, or if you want to be cost effective about this, you want to do it your own, how exactly you can get started yourself. So Step 1, first things first, let's go over how to hire cold callers for your wholesale real estate business. And I'm going to call this because this is kind of the hard way. This is the way you do it if you want to do it completely yourself. Okay. Step number 1 is going to be you need to go and find, interview, and hire a cold caller. Now, there are several different ways you could do this. The way that I always did this was going to onlinejobs.ph. This is where you can find workers that are in the Philippines to cold call for you. So basically, I can go ahead, Find a job, right? Come right here and I'm going to search real estate cold call. And when we search that up, we're going to get a list of people who might potentially be interested in doing this. So I search real estate cold caller. And then as you can see, you're going to start finding some job seekers that you can go through. You can go through and, you know, filter it out a little bit more if you want. But basically you're going to have some people pop up. So for instance, This person is looking for full-time work. They're charging $2.61 an hour. Looks like as far as experience, let's see, I'm not going to read this AI slop here, but it looks like she's been a social media intern. So this is probably just a very general VA who's like wanting to do anything and looks like they have some experience cold calling less than 6 months. So what you can go ahead and do is contact them, see if they're interested, set up interviews and go through and do this with every single person on here. So as you can see, we got somebody for $3 an hour. We got this guy for almost $8, $9 $10 an hour. Okay. He's got 5 to 10 years experience cold calling. He's got some customer support experience. Looks like we got a testimonial here. Interesting. Now is what I'm going to tell you is when you're doing this, whether you're on onlinejobs.va or you're on something like Upwork, which is another place that you can find virtual assistants, right? Search real estate cold calling. Let's see what we got here. Same kind of thing, right? You're going to find some people from all over the world. We have, you know, Pakistan, whatever. Now, is what I'm going to recommend is when you're doing this, you're going to look at these people's resumes and anybody you're interested in interviewing, you're going to go ahead, send them a message, say, hey, I run a real estate cold calling company interested in you for the position that we have open as a real estate cold caller. Please go ahead, schedule an interview here. Pro tip: when in order to have them schedule an interview, require them to send you a 30-second-long voice clip of them introducing themselves and just saying a little bit about them. What you're looking for is accent. Okay? Now, I'm not being racist. I'm just telling you what works because we're talking about making money here. The more they have a foreign accent, the worse they're going to perform. The idea here is to find the person who sounds the most American. They are cold calling somebody in the Midwest and they sound like an Indian phone scammer, then they're going to be treated as such. Okay? You want to find the people that are the most Americanized sounding, which is also another reason why I love MyMagicBA, but we'll get to that in a second. Once you've gone ahead, you've talked to them, then you're going to have to hire them. This is where you're you have to go through, set up your own payroll with them, everything like that. Which leads us to step number 2, which is going to be to actually train them. Now, when it comes to training virtual assistants, is you're going to have to come up with your own cold call script and go through and teach them exactly what kind of leads we're looking for. Right? So some people have different philosophies about this. Some people want the, the virtual assistant to really qualify leads. Other people like me, I want them to call, hey, are you interested in getting a cash offer? Yes. Okay, I'm going to connect you with a virtual home buying team. Right. And that's it. But you need to go through and actually teach them a cold script, teach them how to handle objections, because here's the thing, they are going to get hammered with objections. If you've spent any amount of time cold calling, you know that people are trying to get you off the phone. And if a cold caller is constantly brushed off the phone, you're not going to get a good return on investment. What I mean by that is if you call somebody up and say, hey, would you be interested in a cash offer? And they say something like, yeah, what's the offer? And then the cold caller can't handle that objection, then you're going to be screwing yourself. Or they say, yeah, I'll sell for $1 million. It's like, hey, do we have a decision here? Is this a lead that I pass off or whatever it may be, right? So you actually need to come up with and do this yourself, actually training them on handling objections, on what kind of leads you're looking for, everything like that. Once you've done that, it is time for step number 3, which is going to be to actually set up all the tech involved. Remember, this person is an employee of your business and you have to provide them with everything. So for instance, you're going to need a dialer, right? The dialer that I use is called ReadyMode. This is absolutely the cream of the crop, the, the best dialer on the market for cold calling. And as you can see, it starts for one license at $200 a month. So in addition to paying for the VA, you're also going to have to pay for the dialer. I could go in about why I use ReadyMode or anything like that, but I'm not going to. But what you need to know is it's the best. Some other ones that people use is Mojo. Mojo, it should be cheaper. Let's see, for triple line dialers, $139 license. Oh yeah, ReadyMode is so much more worth it. You could also do Batch Dialer. I used this for a while, but I've moved— I've since moved over to ReadyMode and it is better. So this starts at $100 a month. Oh no, this is if you pay yearly. If you pay monthly, it's $139 or $300 a month. Yeah. So you need to get that set up. Plus you're going to need some kind of software to check productivity. It sucks to say it, but a lot of these people will take advantage of you if you're not on their ass. Okay. Meaning if you don't have some kind of screen sharing software, making sure that this person's actually working, you could have them with the dialer just running, just declining calls saying, yeah, I made 1,000 calls today, but they didn't can actually talk to anybody. So you need to set up all the systems and the checks and balances to make sure that this person's actually working. Okay. And I'll leave you— just go to ChatGPT and say, hey, I need to set this up. I need to set up a system so I can check that my remote employees are actually working. Can you recommend me some things? They are paid. You do have to pay for them if you want any kind of good one and get that set up as well. Once you've done that, set up step 4, which is going to be build a lead delivery system. What I mean by this is when your VA is set up in their dialer and they talk to somebody that they've decided is a lead, they now need to send they need to get that some way to you, right? So for us, we of course, you're using automation softwares to actually make sure that they press a button and boom, all the details, all the notes they took about that lead gets zapped or automatically sent into my CRM. Okay. Now again, My Magic VA does all this for you. They set it up no matter what your CRM is. They click a button, boom, all the information, the call recording, everything like that is boom in your CRM, ready to go. But this is going to be something you need to set up as well, right? You need to be cognizant of, hey, what information do I want sent over? Do I want the call recording? Who do I want sent over? Over anything like that. And then you need to go through and build the automations yourself, which is typically going to mean getting a Zapier account and learning how it works. Now, I've learned how to use that myself, and I do not wish that upon anybody as a non-technically inclined person. Lastly, step number 5, you just need to manage them every day. Like I said, you need to make sure that this person is actually working and making sure that you're working with them on objection handling, that they're getting better, they're learning what kind of leads you like and everything like that. So this can be done for, as you saw, as little as $3 an hour, up to like $10 an hour is what I've seen. You know, there are even some people who've been in the, been in the game for a long time. They're trying to charge like $12 an hour. But I've found that those people do not really stick around. Okay. Alternatively, if you just want to do what I do and get the best possible results, you're going to use something like My Magic VA. All right. This company has been absolutely insane for us. All you do here is basically You can either submit your own data to this person, right? So you can pull a list on something like Virtual Flip Leads or PropStream and send it to them, or they will pull data for you at an extra cost of stuff that they know works well. I personally send them my own data from Virtual Flip Leads. You send it over to them, they start the dials and they go. They hire, manage, and train VAs for you. Now, I know from talking with the owner when I was on my sales call with them, all of their virtual assistants come from Egypt. Most of them have college degrees and they sound very American. If they— unless they have, I can't remember how many years of cold call experience, they make them go through a 2-month-long training where they're working on accent training, they're working on real estate objections, they're working on real estate knowledge. So this person knows things. They know what a foundation is. They know, they know about real estate and they sound very educated when they're talking to these prospects, which in turn makes your company look great when everybody else is calling these people is somebody sounding super foreign, super janky, right? Whatever. But basically you get signed up, basically you book a free consultation call is how you get signed up. They're going to ask you questions about your market, how many days you're looking for, whatever your CRM, they get everything set up for you. So they're like, okay, I want, you know, 1, 2, 3, 4, however many cold callers. Each cold caller is going to give you between 25 and 45 leads a month depending on your market, right? Some markets cold calling performs better than others. They get your CRM and they set everything up so that boom, hey, if you have a specific script that you want them to train them on, they can do that or they'll just use theirs. I have them use their preferred script. It works best for me. Like I said, you send them the data, dials get started. Also, guys, they have an AI and a human quality check, meaning if leads are getting sent and it gets weird, it flags their AI. They analyze it. An actual person will look at it and say, oh no, this isn't a lead because this reason we're not going to send that. Right? Things like that so that you're not getting crap leads. And then the leads are just sent directly to you in your CRM, full notes, recordings. Plus you get weekly reports. Hey, you know, we called this many people, talked to this many people, sent this many leads, everything you need to know. So you are just spending time negotiating and closing leads. This comes with the dialer, right? So you don't have to pay for any extra dialer or any extra software or anything like that. As you can see, one lead or I'm sorry, one fluent, trained cold caller with the dialer, also CRM integration, 40+ leads a month, calls up to 12,000 records with all your call recordings, weekly reports, everything like that. Full-time is $1,200 a month. If you want to go ahead and get 2, it's $2,300. You can get 3 for $3,400. And then anything on top of that, that's where you go ahead, you book a call and they'll set up custom pricing for you. As I said, this has been a game changer for us. I have worked with tons of different virtual assistant agencies. I've tried to do do it myself, and I have never had one that I've actually been happier with. They've responded to all my concerns very quickly. Any changes I want made, they've done very quickly, and they just— they've run— they've run a great product. The virtual assistants we get from them allow me and my team to just spend time closing deals, not having to cold call and find these good leads. Okay, really impressive stuff over here. There'll be a link to My Magic VA down below if you want to go ahead and check them out. I highly recommend it. But if you want to go ahead and do it yourself, this is the exact process you need to follow to go ahead and hire your own virtual assistant. So that is exactly how to hire virtual assistants for your wholesale real estate business.
