How to Make $1M in Real Estate 12 months

Tyson Smith shows how he made over $1 million in a year through virtual wholesaling: find distressed properties, lock them with a $100 earnest-money contract, then assign it to a cash buyer for $20k to $100k per deal. No license, construction skills, or large capital needed.

Listen up, I'm pretty retarded. However, I did make over a million dollars in 12 months in real estate without having a real estate license, without having a good credit score, without having a ton of money, without taking out any kind of risky loans or anything like that, buying rental properties without really knowing anything about real estate, without knowing any construction skills or being super handy or knowing how to do remodels or anything like that. Okay, and in this video, I'm going to show you exactly exactly how I did it. First things first, we need to make my camera a little bit smaller here, and, um, I'm going to explain to you how this business model works. Essentially, you're going to find rundown or old houses just like this one right here. You are then going to call the owner and make them a lowball cash offer for you to buy. So something like this, where I sent this contract for me to buy this property for $247,500. Now the thing is, I didn't actually have $247,500. But I didn't need to because that money is not due until after this 35-day inspection period. In fact, the only money I had to put up was this $100 earnest money deposit, and it gave me this legally binding contract for me to buy the property. Now, instead of me actually buying the property, I— or using these 35 days for me to go get a loan or something like that— instead, I used those 35 days to find a different rich real estate investor who would buy the same property in the exact same condition before I ever bought it for $268,500. Okay, so as you can see right here, this contract right here, it's called an assignment contract. It allowed me to sell the rights to my original contract to this person. So as you can see here, this person is agreeing to pay $268,500 for the property, which, as you can see, is the sum of my original purchase price plus an assignment fee. The assignment fee, my profit, is the difference between the amount on this contract and the amount on this contract. And then as you can see here, this person has to pay all the money 2 days before the property is set to close, plus pay all the closing costs as set forth in this contract, which as you can see right here, it says the closing amounts to be paid is followed all by buyer. So this person also has to pay all the closing costs. And guess what? These investors want these kind of properties so bad that they're willing to put up $5,000 of non-refundable earnest money, meaning in the event that this person doesn't actually deposit all of this money plus the closing costs, I would still get to keep this $5,000. Now here's the best part. I have all kinds of fail-safes built into my original contract. So on this contract, here's the second page. I want you to read Section 4 right here. Inspection of and access to the property. Buyer— this is me in this case— 'in my sole and absolute discretion,' which means for whatever fucking reason I want, 'may through written notice to the seller,' which means an email, 'cancel this contract during the inspection period and obtain a return of the earnest money and any other items or things of value given from buyer to seller.' Meaning if I send a contract for me to buy a property for $247,500, and during this inspection period I could not find a different investor willing to pay more, I can just cancel the contract. I'm off scot-free. I can go ahead and try again. Okay, so there's literally almost no risk in doing this strategy. The worst that could happen is I cancel after my inspection period. All I would lose is this $100 earnest money deposit. And then in the contract, as you can see down here where it says assignment, this is giving me the right to use one of these contracts. It's saying I can assign this contract. I can sell my right to this contract to somebody else for more money. And then this below it, which is buyer's marketing its contract interest. This says I can go out and try and find other people to buy this contract from. Okay. And guess what? It ends up in a $21,000 wire directly into my bank account. So in review, I offered the owner of this property right here $247,500 for the house. During the inspection period, I sold the right to my contract to a rich real estate investor for $268,500. This rich real estate investor sent $268,500 plus the closing costs to a title company. The title company sent $247,500 to the, the previous owner of the property. They gave this rich real estate investor the property, and they sent me a wire transfer for the difference of $21,000 in pure profit. So that's how the business model works. I'm going to explain to you why this is a smart strategy where most people who get into real estate focus on bad strategies. You see, most people who get into real estate, they do it the complete wrong way, okay? One sec, let me find my pencil here. Where's my pencil? Here's my pencil, okay? Most people focus on bad strategies. They focus on things like getting their license, becoming a realtor, okay? Here's why you don't wanna do that. Number one, being a realtor is so not cool. Being a realtor is for people who peaked in high school, okay? Here's the deal. Becoming a realtor, can you make a ton of money? Absolutely you can. But if you want to go to school again and pay thousands of dollars to do so, just so you can get a job where you're still working for somebody else, you're still having to, you know, participate in profit shares with brokerages, you have somebody else telling you what to do, you got to go do showings and show people houses, drive people around on your Saturdays and Sundays when you'd rather be, you know, hanging out with your friends, spending time with your family, but instead you're showing some dickhead around in your SUV houses that he's not even going to buy, you know, then just to end up maybe buying a house with his cousin who's a realtor, then go be a realtor. But I don't want to do that. And I also am not cool with just making 3%, because even though on this deal I made $20,000 or $21,000, I've done deals where I've made over $100,000 on a single one of these deals because I'm not capped. There's no specific commission. How much money I make just depends on how good I am at lowballing the homeowners. okay? And I'll get into how to properly lowball them and how to find people who are going to have a high chance of accepting your lowball offers. We'll get into that, okay? So you don't wanna become a realtor. The other thing I see is trying to buy rental properties. Now, is this a video where I'm gonna sit here and say, "Do not buy rental properties"? No, buying rental properties is good once you have money, okay? But here's the deal, you're not gonna get fucking rich is spending all of your life savings on some rental property that's only going to make you $500 a month if you're lucky. Okay. Because here's the hard truth. Most rental properties, good rental properties, that's all you're going to cash flow is $500 a month. And guess what? The moment the AC in your rental property goes out, you just liquidated 2 years of cash flow. Done. Out. Guess what? The moment you need to replace the roof, another 2 years. Guess what? All of a sudden toilet breaks. Who has to deal with it? You. Okay, there's nothing passive income about having rental properties until you have a fuck ton of them and you can pay an expensive property manager. And while yes, you want to do that eventually, this is something you're going to focus on after you get to making a million dollars a year, which I'm going to show you how to do. Okay, now the reason why this— why getting into what I'm teaching about, virtually flipping, is smart, is because number one, you don't need any kind of credentials. Okay, you do not need to go get a license, you do not need a college degree, you don't need a GED, you don't need anything. Anybody can do this so long as you have a cell phone and internet connection. Okay? You don't need any kind of credentials. Second, it doesn't cost a lot of money. Okay? You do not need a lot of money to get started. Again, quick little recap. The only money I spent on this deal where I made $21,000 is $100. Okay? I've done hundreds of these deals in 20+ different states. And guess what? 90% of the time, the only money I have to spend is this $100. And guess what else? This money is refundable. On this earnest money. You get it back. Once the deal closes, they're gonna send you a wire transfer for your assignment fee. They're also gonna wire you your $100 back, okay? So you don't need a ton of money to get started. And number 3, the biggest reason is more just big dollar signs, okay? Like I said, go do a realtor, right? You become a realtor, you sell a house, you make 3% commission, your broker takes 20% of it. You get a rental property, right? Let's say it's a $200,000 rental property. You need to put 20% down, that's $40,000. Not to mention the $15,000 you have to spend getting the property rent ready. And then guess what? You rent it out for $2,000, but your mortgage is $1,500. And then you have to account for vacancies, maintenance, repairs, all this other shit. You're only making a couple hundred bucks a month. Guess what? You'd have to rent that property out for fucking, let's see, 100 months before you made $20,000. Fuck that. I'd rather do this, make 20 Gs in 35 days, okay? And guess what? Here's the secret. You can do more than just one of these at a time. All right, I mean, in fact, I'm gonna give you the formula on how you can get to doing 4 or 5 of these a month so you're making $80,000 to $100,000 a month, and that's how you get to $1 million a year, all right? So let's get into it. Here are the 5-step process you need to actually start doing these deals, all right? Step number 1, step number 1, we are going to need to find motivated sellers, okay? These are people who have a high chance of accepting a lowball cash offer. Okay. Motivated. Now, like I said in the very beginning, I'm a little bit dumb, so I need to— I don't have autocorrect on, so I need to really focus on how I'm spelling. We need to find motivated sellers. Now, you might be thinking here, why is anybody going to accept a lowball cash offer for their property? Well, it's the same reason why you will spend $35 to get a personal fucking taxi for your burrito to get delivered right to your house. It's because it's a lot quicker and a lot more convenient to spend $35 to get that burrito delivered to your house rather than you getting your lazy ass up into your car to drive to the burrito place and drive it home, okay? Now I say that as somebody who spends multiple thousands of dollars every single month on Uber Eats, all right? People are willing to pay for speed and convenience, especially when they're put in a position that would cause them to do so. What are some examples of situations like this? Number 1, tired landlords. People who, like you maybe thought, and you know, once upon a time was like, oh, I want to make some more money. Maybe I'm going to get some of that passive income from rental properties. And then they made the stupid decision. They did a not smart strategy and they went and put all their life savings into a rental property. But then their tenant came in and decided to start breeding pit bulls in their house, and the pit bulls fucking tore up all their property. And now they're not even paying rent on time anymore. And this person's like, damn, fuck this rental property. I don't have the money to fix this property up so I can sell it on the market. I just want it gone. Boom, that's a motivated seller. Again, we also have people who inherit properties, right? Your fucking Aunt Matilda kicks the bucket, she leaves you a property. First you're stoked, but then you go see the property, turns out Aunt Matilda's a hoarder and she has 19 cats, and those cats have pissed on every square inch of that property. And again, you don't have the money to fix that property up so that you can put a renter in or go live in yourself. What do you do? Guess what? You just got a call from me. And guess what I'm doing? I'm offering you cold hard cash for your property in the next 30, 40 days. Could be keen to take that, right? You also have all kinds of other situations. People in pre-foreclosure, they can't afford their mortgage anymore. People in tax default, they haven't been paying their property taxes. Vacant properties, right? All of a sudden you have this property, you think you're going to rent it out, but then you decide you got to move to fucking California or something for your job. Your thing's just sitting there, you're not there anymore, but then I call you up, offer you cash for it. Okay, we need to be able to find these motivated sellers. Now there's many different ways to do this. I'm going to show you two different ways right now. First way costs $99 a month. It is using a website called Virtual Flip Leads. Okay, this website is going to be your best bet. As I said, it costs $99 a month. All right. And that's going to give you 5,000 leads a month, which is more than enough to do one of these a month. Okay. One of these kinds of deals a month. Now, the reason why we want to use this is twofold. I'll talk about the second reason in a second. But the first reason is because of something called Sell Score. Basically, this website has a built-in artificial intelligence algorithm that analyzes every property in any given area and assigns a score based on how likely the algorithm thinks it is to sell for cheap to an investor. Okay, so let me show you what I mean. Let me log in real quick. Basically, logging in. Basically, I can search any city in the United States. So let's just say, where should I search? Let's just do Tallahassee. Okay, we got FSU here, Tallahassee, Florida. Let's say I wanted to do one of these deals in Tallahassee. All I need to do is search Tallahassee on this platform, click off market. It's going to show me all the properties that are not listed with a real estate agent because we do not want to deal with properties that are listed with a real estate agent. We click Sell Score and we move this over to Most Likely. Boom! It has now showed me a list of 618 properties that this machine learning algorithm has identified as having a high chance of needing to sell quickly. I can go ahead, save this list. I select them all, all 618. I save the list. And when I do that, it'll appear over here in this My List section. Where— let me go to one of my other lists here. Let's just say this Jacksonville list I pulled. All the phone numbers of the property. I can click the property, I can get all the information about it, you know, the owner's name, the year built, how big it is, bedrooms, bathrooms, their phone numbers, everything else like that. Everything that we need to be able to reach out to them and make them a lowball cash offer. Okay. Now, like I said, this is the paid way. It starts at $99 a month. If you can't afford that, don't worry, you're still in luck. I was like you at one point too. This is where we're going to go to good old-fashioned Facebook Marketplace, okay, where people go to sell their shit all the time. Now you can search anywhere on Facebook Marketplace, right? Like I said, you could do this anywhere. More populated cities are going to be better, but let's just stick with Tallahassee here. I wouldn't change my location on Facebook Marketplace and I'm going to go house for sale. Search this. Boom. Look at this. We're immediately already getting shitters put up here. Remember, we're looking for more rundown type properties, so we don't want to call this new construction shit. We're looking for shitter property, something like this. This is perfect, right? We call these people up, we make them a lowball cash offer. Now, you could also do the same thing on Craigslist, OfferUp if you got it, any of the websites where people go to sell their shit for cheap, right? So that is how we're going to find motivated sellers. What happened to my camera? Can you guys see my camera? I can't see my camera. So as I said, once we actually find the motivated sellers, we need to make them a lowball cash offer. Okay? Now, when you're making these lowball cash offers, you're going to also want to tell— Jesus, that's an E. Pretend that's an F. Once you make these lowball cash offers, you're going to tell the homeowner that you are going to be covering all the closing costs. There are not gonna be any real estate commissions or any sales commissions of any kind, and you'll be purchasing the property as is, so they don't have to worry about making any repairs or doing anything like that. They take the shit they want, they leave everything else. Now don't worry, you aren't covering the closing costs. The end buyer is, okay? As is put in this assignment contract that says that they're responsible for it. There are no real estate commissions 'cause you're not a fucking realtor and there are no realtors involved. And your contract says you are buying the property as is, okay? And these investors don't give a shit. They're gonna go in, fix the property up anyway, okay? So that's what's gonna be able to help you to get them to accept your lowball cash offer. Once they do accept your lowball cash offer, you're gonna go ahead and send them this contract, okay? You can go ahead and download these contracts absolutely for free using one of the links down below, all right? These contracts were written specifically by a very, very expensive real estate attorney for this purpose, for buying and flipping these houses all across the country nationwide entirely virtually. Now, how do you actually send them the contracts? Use DocuSign. Don't fucking take a flight to this person's house. Don't worry about that. You don't need to do anything in person. This whole thing can be done from your couch, all right? So you send them the contract on DocuSign, Perfect. Now, once you've gotten to accept it, or they've signed the contract, you got the property under contract, you now are going to need to find an investor who's actually going to buy the property, right? So you can send them this assignment contract. All right, so step number 3, step number 3, we're going to find a buyer. All right, find buyer. Now let me show you exactly how you're going to do this. People like, I don't know any rich people who are looking for real estate. Yeah, me neither when I got started. Guess what? When I got started, there weren't any of these fancy tools either. But again, if you got Virtual Flip Leads because you got $100 a month, it's super easy. All you're going to do is search the area, search the area again where your property you got under contract is. Move this thing over until you see this cash buyer. Boom. As you can see, there's 16,600 properties that this— that this software has identified in Tallahassee, Florida, that were purchased for cash. But we don't care about all 16,000— all 16,600 of them. We only want people who purchase properties for cash in the last 12 months because that shows that these people are actively buying properties. Now we can see that we've whittled down that 16,000 to 1,000. However, we don't just want, you know, some dumb fuck who sold their house in California and moved to Tallahassee. We want actual real estate investors. So we can also filter out people who purchased a property for cash in the last 12 months who also own a minimum of 3 other properties. Boom, we now just got a list of 520 properties that are owned by people who own a minimum of 3 properties and recently bought another one with cash in the last 12 months. We can do the same thing, save this list, call them up, say, hey, I've got a property in Tallahassee, it's worth $450,000, I'm selling it for $320,000 because you got it under contract for, for $300,000, right? They're gonna be like, awesome. Now do not fret, this person is going to want to go see the property. Okay. All you're going to do is call the seller and say, hey, my financial partner needs to come to a walkthrough of the property. When is a good time for that? They're going to go then set up a time. They're going to go walk the property. Don't worry, this person can't just like negotiate a deal behind your back because you have the property under contract. That is a legally binding agreement. The seller cannot sign another legally binding agreement with the cash offer or I'm sorry, with the end buyer, because that would be committing fraud. Okay? And the end buyer would be committing something called torturous interference of a legally binding contract. That's a different story. Either way, you don't have to worry about it, okay? They're gonna go look at the property, they're gonna be like, "Perfect, yep, I want it, Tyson." It is now time for you to send them this assignment contract. So again, in this situation where I got the property under contract for $247,500, I did the same thing. I went on Virtual Flip Leads, found a cash buyers list, called these people up, said, "Hey, I've got a property that could be worth well over $350,000. I'm selling it for $375,000." I got somebody, right? I increased the price, we negotiated down, he got me at $268,500. I'm cool with that, that's still 21 G's straight to the bank, we love that, right? Keeps the lights on. And we sent him this assignment contract, okay? Now, step number 4, we need to send the contracts to what's called a title company, all right? If you've never heard of a title company, they're essentially a referee for real estate. Okay, so send docs to title. So a title company is essentially a referee for real estate. The title company will be in whatever area the property is in, okay? So for instance, I'm here in Arizona, but I'm doing deals all over the place, all right? 'Cause I'm not limited to where I'm at, 'cause I can do this whole thing virtually. So if I need a title, if I get a property under contract in Tallahassee, I'm gonna just Google title company in Tallahassee. I'm gonna call 'em up. I'm gonna say, hey, do you work with wholesalers? They're gonna say yes. I'm gonna say, perfect, what's the email for me to submit a new deal? I'm gonna send them my contracts, right? I'm gonna be like, here's my purchase contract. Here's the assignment contract. Let me know what you need from me. The title company's gonna reach out to the seller. They're gonna make sure they actually sell the property. They're gonna make sure that everything is taken care of, like paying off mortgages or liens, any shit like that. They're gonna reach out to the buyer and be like, hey, here's where you send all the money. Everybody's going to send the money to the title company. The title company is going to disburse it as per what's on the contract. And the contract says that the difference between what's on my original price and the, uh, on the assignment contract is my profits. They're going to reach out to me, they're going to say, Tyson, holy fuck, looks like I owe you 21 G's. I'm going to say, perfect, here's my account routing number, send it there. Now you don't need any kind of special bank account, you don't need an LLC or anything like that. You can just send— you could— I've gotten wires to a student checking account. Okay, that's all it takes. So you've done that, you've now made $20,000. $20,000 is not $1 million. What do we need to do? Well, just like the back of a shampoo bottle, we need to rinse. And you guys know it, you guys already finished it for me. Rinse and repeat. Okay, now remember, fuck, that's not how you spell repeat. Oh, where's my eraser? This won't do. Rinse and repeat. Okay, remember I told you guys in the beginning I'm not the smartest guy in the world, but I have made some money and I want to show you guys how I've done that to help you make some money. Because at the end of the day, you might be asking yourself, Tyson, why are you even showing me how to do this? It's to sell me a course, isn't it? Yes, I do have a program where I'll help you go get your first deal, and I will charge you for it, and it will cost you money. And do I make a decent amount of money from that? Yes, but the That's not why I'm in it. I'm in this 'cause I want to do deals with you. I am building an army of people all across the country who know how to find these deals and I can do deals with because you're building cash buyers lists everywhere. So maybe I get a deal in Tallahassee, Florida, and you've done a deal in Tallahassee, Florida, and I say, "Hey, what cash buyers do you have? Go find one, let's split the fee." Or you're like, "Hey Tyson, you're really good at this. I just got this deal in Arizona. Do you have any cash buyers for it?" And I'm like, "Yeah." And then we do it together, we split the fee. right? That's why I'm doing this. So, which also you will see, there's going to be a link down below for where to submit deals so that we can do deals together. If you get a property under contract, I've done deals in 20+ different states. I have over 4 million cash buyers nationwide, right? If you, you know, got a property under contract, you need help selling it, you can go ahead and submit that in the link below too. And also, if you're looking for my help to help you step by step close the first deal, there's a link for that. It's called my Inner Circle. There's an application to join. It does cost money, okay? So if you're interested in taking the shortcut, figuring out how to do this the fastest way possible, you're gonna wanna go ahead and fill that out. All right? But we need to rinse and repeat because we need to get to $1 million a year. If on average we make $20,000 every single time we do these, we need to do 4 or 5 of them a month. So we're gonna go out, we're gonna grind out, we're gonna get our first one. Once we do that, we got 20 Gs. Now you obviously gonna wanna spend some of that on yourself, you know, whatever, do what you need to do, hit the Gucci store, pay off some debt, your credit cards, whatever the fuck you got in your life, spend some of the money. But you want to reserve some of that for more marketing, right? We want to be able to hire some cold callers to call these people for us. We want to get some software so we can send mass SMS blasts. We want to start running some Google Ads and Facebook Ads just directly to these motivated homeowners, things to help us get more of these deals. All right, I have a whole breakdown on the exact math of how to do it. Um, hopefully my editor can put it up somewhere that shows you exactly how to know, okay, The, the math behind getting to $1 million a year, essentially. He'll put that video up. You can go watch that if you want to dive deeper. But that's what it takes, okay guys? This is the exact strategy that allowed me to get to $1 million a year. To put this into perspective, I found out about this in May of 2020. Between May of 2020 and December 31st, 2020, I did just shy of $400,000 in assignment fees. The very next year, I did over a million. Okay, I started as a fresh out of college, no fucking money to my name, nothing like that. Okay, and guess what? Just shy of $400 grand. The very next year I was driving a Porsche 911. I bought myself a Rollie, and it's all because I learned how this works. I learned how to effectively lowball people, and I learned how to find the people who will accept those lowballs, and I learned how to find cash buyers who are looking for these deals. And now I've taught this to you. Now, and it's what I want you to do is go do this so we can eventually do deals together. As I said, if you want my help in helping you close your first deal, I got you. Fill out the application below. You're going to need the contracts and stuff so you can go ahead and do this. Now, I'm not an attorney. This is not legal advice, but I do give the ones away that I use absolutely for free. They're on the link down below. And also, if you are watching this and you already have a deal that you need help finding a cash buyer for, there is a link for that down below. If you appreciated this video, if, if this was helpful for you, you, please do me a favor and fucking like it. If you want more help, if you have something you're like, well, Tyson, I just don't quite get this part, leave a comment down below and I'll make a video answering it. Or maybe I'll just answer in the comments, okay? And also subscribe if you haven't. That's how I tell that people actually like these videos, and when people like these videos, I want to make more of them. All right, so thank you so much for watching. If you guys have questions, drop them. Go follow me on Instagram, go subscribe, and we'll see you guys on the next one.
