Phase 1, we're information gathering. We're coming on, we're talking to the listing agent, we're, uh, we're building that relationship. We're finding out about the property, about the situation, about what their goals are with the property. And then after that, it sounds like, okay, we're taking a look and we're seeing where we need to be. So you're getting off the phone, you're looking, you're taking all the information you just learned, you're looking around at the market, you're running your comps, you're figuring out where you need to be and why, right? You're running those numbers. Then we give the seller a call and basically present that information to them, correct? Yep. Just call the agent. Call the agent. You're gonna say to them, and you're like, hey, You can definitely tell you're a direct-to-seller.
