I made just shy of $150,000 while I was drunk at the Waste Management Open a couple of years ago. And the story is just too good that I had to share it again. So me and the boys are on hole 18 getting tuned up on John Daly's, and I get a call from this guy that I sent a text to like 2 months ago asking if he'd be interested in selling his house. I offered him $350,000 for it. He told me to kick a rock. He would never sell it for that. Anyway, he calls me and he was like, hey, is that offer for $350,000 still good? Keep in mind, I'm at the Waste Management Open, so it's super loud. My service is shit. But I was like, yeah, it is. And he was like, okay, cool. Let's go ahead and do the deal. So I whip out my phone, get on DocuSign, send this guy a contract for me to buy his property for $350,000. Well, I'm blitzed. As you can see here, I offered him $350,000 to buy the property with just $100 EMD as per usual. Gave me the right to buy the con— to buy the property with a 20-day inspection period. He signs the contract like right away and I was like, okay, perfect. Hey, can you go ahead and text me some photos of the property? He sends me some pictures and the house is in like really good shape, like way better than I thought it was. Now, one of the friends I was at the open with happened to sell a bunch of real estate in Florida where this property was at. And he was like, dude, you got to just buy that thing and sell it on the market. And so I did. I bought that shit cash. As you can see, $350,000 plus the closing costs wired to the title company. By the way, the only reason I have this money is because I learned how to virtually flip houses like 2 years before. If you don't know what that is, hit the link in my bio, sign up for the free class I'm doing this week where I'll teach it to you. So I actually did buy the property, didn't do anything to it, just relisted on the market and it sold the first day I listed it for $530,000. After paying realtor commissions, closing costs and everything like that, ended up getting a wire transfer to the title company for just over $500,000, resulting in a net profit for me of just over $149,000 on a single real estate deal that took me about an hour, maybe 2 hours worth of work and like 45 days. Now, this was a pretty irregular deal for me. I typically only virtually flip homes where I don't ever have to put any of the money down. But the good thing about doing that is it gives me the opportunity to be in positions like this where I can do the kinds of deals like that. So if you want to learn how to start virtually flipping homes, hit the link in my bio, sign up for the free class I'm doing this week where I will show you step by step how you can start flipping houses all across the country entirely virtually without using any of your own money and without needing a license. And if you're one of those skeptics who's like, well, if you know how to do this and make all this money, why are you going to show us how to do it for free? Well, dipshit, it's because I'm a cash buyer. I want to teach you how to find me properties that I'll buy from you. I'll happily pay you $5,000, $10,000, $15,000, $20,000, $30,000, $40,000, $50,000 me these deals. Because I'm a real estate investor and I know how to make money on them once I buy them.
