I’ve Done 1M+ Cold Calls. These Are The Best Openers

Tyson Smith, who's made over a million cold calls, breaks down why common openers fail and shares his five-part formula: use their name, introduce yourself and your company, say you're a local investor, mention their specific property address, and ask about a cash offer. Across all my businesses, I've made over a million cold calls. And from those calls, I've personally closed hundreds of deals across more than 20 different states and built multiple 7-figure businesses. But here's what I wish somebody had told me when I first started. There is such a thing as the best cold calling opener, and all the data I've collected backs it up. And trust me, I used to be one of those people who would dial a lead, stumble through some script I found online, and hear click before I even finished my sentence. So I started tracking everything. We tested dozens of different openers across hundreds of thousands of calls and measured which ones actually got people to stay on the line. And what I found is most of the openers that everybody teaches are actually going to tank your conversion rate. So in this video, I'm breaking down the most common cold call openers I see people using, why each one fails, and then the exact opener I've used to close hundreds of deals across 20+ different states. And look, it doesn't matter if you're in real estate, you're running an agency, or any other business that relies on cold calling. Cold calling is cold calling, and it's always going to work. But if you're struggling to make calls, you're struggling to book appointments, this is going to change everything. So let's get into it. All right. The first one is the fake referral. This is where you pretend a neighbor or somebody you know told you to call. You act like you got referred when you didn't. Now, people think this works because it sounds warm, but here's why I would never recommend using it. The second they ask which neighbor, you're fucked. They know you're full of it and that lead is burned forever. But it gets worse. Even if they don't ask right away, you start an entire relationship on a lie. And here's the thing most people don't think about. If the deal actually moves forward, they're gonna wanna talk to that referral. They're gonna wanna verify. And when they can't, all that trust you've built completely disappears. I've literally seen people lose deals worth tens of thousands of dollars because of things like these. Because the seller went back to check on the referral and realized the whole thing was made up. So please don't use that opener, like ever. Now I'm gonna run you through two more openers I see people using all the time that are killing deals. And then I'm gonna give you the one I've tested over thousands of calls outperforms all of these combined. The next up is the overapologetic opener. This is when you start the call by saying sorry. Things like, hey, I'm sorry to bother you. I know you're busy. I know you get a lot of these calls. People use this because they think they're being polite. But think about what you're actually doing. You're apologizing for existing. You're positioning yourself as low value before you even say anything. And they're going to be able to smell that weakness immediately. You just told them that this call is a bother. You literally gave them the frame that you're wasting their time. When you start a call by saying sorry, you're you're telling them that you don't belong on that call and they're gonna agree with you. The other problem is you're putting yourself below them in status. And when you do that, they're going to treat you like every other telemarketer and try and get you off the phone as fast as possible. Compare that to somebody who calls with confidence, sounds like they belong on the call, and sounds like they have something valuable to offer. Which one are you going to listen to? I'm going to choose the second person every single time. The third one is leading with the problem. And this is where you open by mentioning their situation. Right. You talk about the divorce, the tax lien, inheritance, foreclosure, whatever you pulled from a list. Now, here's the thing. Using data isn't the problem. Actually having information about somebody can build trust because it shows that you're not blasting 1,000 random people. The problem is when you lead with their pain instead of your value. See here that you're going through a divorce, or I see you have a tax lien, you might be interested in selling. You're basically saying, I know you might be desperate, and that's going to immediately put people on the defensive. They're going to be guarded instead of opening a conversation. You now just made them want to protect themselves. Themselves. By now you can probably see the pattern. These openers either start the relationship on a lie that falls apart later, you kill your status by over-apologizing, or you put sellers on the defensive before you can offer any value. And they all trigger that same not interested response. So let me share with you the opener that changed everything for me. This is the one I use every single time, the one that's helped me book thousands of appointments and close deals across 20+ different states, making me millions of dollars. I'm going to break it down piece by piece so you understand exactly what it is and why it works. I call it the Immediate Status Value Proposition. The concept is simple. You introduce yourself, state why they should listen to you, and what you can do for them. In my case, I say I'm a local investor, I mention their specific property, and I ask if they'd be interested in a cash offer. That's it. So for instance, "Hello, my name is Tyson with Scotty Jane Homes. I'm a local investor in the area. I was calling to see if you'd be interested in getting a cash offer for your property on 123 Main Street." Straight up honesty about who I am, why I'm calling. Now, let me break down every single piece and why it matters. Ideally, you want to start with their name. This pattern interrupts. Most robocalls and telemarketers won't use actual names. So when you say their name, their brain switches from ignore mode to wait, who is this mode? Then you give your name. It shows them you're a real person. And then you have a chance to establish who you are. A local investor. These are two very important words. Local tells them I'm not some out-of-state company that's trying to lowball them and that I'm actually in their community. So you know the area. And investor It tells them that you have money, so you're not just actually wasting their time. Like, you actually buy properties. Then you state your reason for calling. You're looking to buy a property in their area, but you're not asking for anything. And you get specific, right? You want to mention their actual address. Now they know this isn't a random blast to 1,000 people. This is a real conversation about their house. And finally, you ask if they consider getting a cash offer and you're not demanding anything. You're simply just asking if they'd consider it. Now, here's why this opener beats everything else. First, while every other opener asks for something, you're leading with value. Second, it's honest. You're not pretending you know something you don't. You're just telling them exactly who you are, why you're calling. And in a world where everybody's running some angle, being straight up makes you stand out. Third, it qualifies fast. If somebody isn't interested, they're going to tell you right then and there and you can move on and go to the next call instead of spending 15 minutes building rapport with somebody who's never going to sell to you in the first place. Fourth, it positions you correctly as a buyer money looking for a property. If they want to sell, they're going to want to talk to exactly you. And fifth, it opens up the conversation naturally. After you deliver this opener, the ball's in their court. They're going to say no thanks or they're going to want to know more. And this is where people still will mess up. They nail the opener, get somebody talking, and then they have no idea what to do next.
