Uh, no, Terry, no new warm leads right now, but we are calling Jeff right now. We need to get this house locked up.
Hi, you reached Jeff.
No answer from Jeff. It's all right, let's call Jackie. This was a kind of hot lead. Um, ali ali. I mean, it's both. I do just genuinely enjoy sales. I like closing deals, but I mean, I wouldn't do this shit for free if I didn't make money doing it.
No.
Uh, Sean, so we'll see. It's looking like we are gonna crush the goal, but, uh, we won't know for another 30, 45 days. But we got 18 deals Um, so far the projected profit on 7 of them is at $152K. Uh, so we still have a ton more that need to go into marketing, but we won't know until they're sold, right? Please leave your message for Hey Jackie, this is Tyson with We Buy Homes Cash. I was just calling to check in and see if you had heard back from the judge yet. If you were still looking, if it was still a possibility of you selling this property over in Mooresville, please just give me a call and let me know. We would still be interested in making an offer. Either way, look forward to speaking with you soon. Alright, how was the interview? Amazing, dude. Okay. It's this girl named Gina. We were hiring for a transaction coordinating position. She fucking knocked it out of the goddamn park. I immediately fell in love with Gina. Huge fan. So she's gonna be starting on Monday. What are your thoughts on seller finance? Great way. Great acquisition strategy. Huge fan of seller finance. I literally watch your lives while working in the evenings. Helps motivate me. I love to hear it, Sean. I love to hear it, man. That's what we're here for. All right, let's call through the uncontacted real quick. There's 11 of them in here. We'll give these a quick run through, and then after that we'll rip some cold calls. Thank you, Austin, I appreciate it. She, uh, she has a bunch of experience. She worked at Open Door. She's been a transaction coordination for a big real estate team out here. Um, she said she has 3 boys, so she, uh Shouldn't mind the culture here too much. It's very high testosterone environment here at We Buy Homes Cash. But she was so sweet. She seems super sharp. Exactly what we're looking for. Best marketing channel right now? Google pay-per-click. How long did it take to get your first sale? Took me a couple of months, bro. Putting out some more bandit signs today. I love it, El Dude-erino. Keep it up, dude. Keep it up. My voice only comes from the left headphone. What do you mean? Did that fix it? Did that fix it, Days Gone? What I just did, does it now come through both the headphones? Can anybody confirm that what I just did, if it fixed the audio on YouTube? Uh, 9to5Remodel, I recommend finding a I recommend finding a deal first. Uh, the podcast is called The Rebellion. You can find it on Spotify, Apple Music, or any other main place where, uh, you can listen to podcasts. All right, the mic is good. All right, right on, glad to hear it. Yeah, I accidentally had it— it wasn't down mixed to mono, my bad. Do you talk politics on the pod? I don't really ever talk about politics, man. I think talking about politics is just a good way to fucking either hear yourself in an echo chamber or make enemies. Do you have more positions open? Yeah, I'm all— well, yes, I'm always hiring talented salespeople. Um, it was a girl in the interview, and yes, she did get hired. She was literally amazing. Uh, she checked all the boxes. I'm really excited about her. I was a huge fan. I am looking into sales. Huge fan of sales, man. Great career, great career path. Did you complete your challenge? Yes. So the challenge is up, uh, for the 30 days. We have 18 contracts right now. The projected profit from them is at $152K. We We still have a ton more deals that aren't in marketing yet that we don't have any projected profit for. So we don't know. So we'll know in like 30 to 45 days if we beat the challenge or not. Yes, I'm in school for cybersecurity right now. I hear that's a great career as well. Would you say wholesaling is a sales job? Yes, I would. Have you read this, I Think and Grow Rich? Yes, I've read Think and Grow Rich. Good book, not one of my personal favorites, but I definitely liked it. It's something that I'll, you know, I've read it a couple times and I'll probably read it again. Is this for ClickBank? What the hell is ClickBank? What's your favorite books? Favorite books? Harry Potter. I love How to Win Friends and Influence People. I love this book. This is probably my favorite book of all time. Reality Transurfing by Vadim Zeland. I don't know if that's how you say it, but very out there book. Not for everybody, but it's one of my favorites. Blonds or brunettes? Blonds, dude, but specifically the blonde of the Meredith Atkins variety. All right guys, once I finish setting up my, my fucking home office setup, we're definitely gonna start streaming some video games at night too. Blondes of what variety? Blondes of the— I'm just saying my girl— my girlfriend is blonde and she's the love of my life. So she's really the only girl I care about. 10X Rule, Grant Cardone. I haven't read 10X Rule. I have it, but I haven't read it. All right. Do you drink coffee or consume caffeine? I don't really drink a ton of coffee. I really only drink coffee on the weekends, like when— because Meredith really likes coffee. So on the weekend we'll go get coffee together or something like that. But for caffeine, I typically drink energy drinks. Call of Duty, no, Janelle, I hate the new Call of Duty. Terrible game. Oh, what's up, Tyson, you mind sharing your MAO calculator? Aaron, you can access the MAO calculator and instructions on how to use it in Wholesaling 101. All right. Is it true you stopped drinking alcohol? Yes, it is. What games you play right now? I've been playing a lot of League of Legends with the boys. Been having a lot of fun on League. What's up, Jamie? Good to see you. Why did you stop? Because alcohol is poison. It's not good for you. It was not adding anything to my life. It was only taking away from it. When's the last drink you had? Last drink I had was over a year ago. Yeah, more PC gaming. I mean, look, I, I grew up playing video games. I've played every single video game you can think of. I started on console and stuff. But no, I have not gotten a DUI. I've never— I, I never drove drunk or anything like that. I never got violent off alcohol either. I mean, I— look, I used to binge drink. I'd get fucked up, but I didn't— like, I wasn't angry or violent or anything like that when I drank. It was just I got terrible hangovers and it impacted like my performance, impacted my gains, impacted my ability to be a great business leader. So we cut it out, and since cutting it out, my life has dramatically improved. All right, should invite the whole finance team to the wedding. I don't know about that. Yes, Days Gone, I did go to college. I went to the University of Alabama, studied finance. All right, will you please cross your arms for me, please, and lean back, but please cross them for a while longer, please? What? Uh, it took me 2 months to get my first deal. Did you like Bama? Yeah, I loved going to Alabama. It was a ton of fun, ton of fun, man. What fraternity? I was in Pi Kappa. What's up, Spiro? How you doing, bro? All right, when are you gonna get married, guys? Here's the thing, you only get married once, and I really want to be able to do it like in a huge fashion, you know? Like, I already feel like I'm married to Meredith. Like, she's already— like, she's loved my life, like, you know, soulmate. But when we get married, like, I wanted— I want to be able to do it like the way I want to. Like, I want to be able to fly the family out to Europe, like, get a crazy-ass fucking villa, like it's going to be like a quarter million dollar fucking affair, right? And I do not have a quarter million dollars right now just to drop on a wedding. Going to sign up tonight. Fuck yeah, Spiro, excited to have you, uh, in the group. I'm 25 years old. This guy's name is Stig. Oh, it's another wholesaler. I wouldn't get married by the law, risking your assets. I'm not worried about it, bro. I'm telling you, Meredith is the love of my life. Like, that girl is my soulmate. Half my shit should be half of hers. Any kids? I don't have kids right now. I do want to have kids eventually, but not for a while. At least 3 or 4 years, probably.
Hello, this is Anders.
Alright, what made you flip your mindset after graduating from Bama? I mean, dude, real life kind of fucking smacks you across the face, and I didn't want to be a loser. I didn't want to be that guy that just fucking looks forward to the weekend so he can go out drinking. Like, that lifestyle is just not for me, you know? I just thought there was more to life, and I realized if I wanted to excel, I wanted to live an extraordinary life, then I had to fucking be willing to do things that other people are not willing to do. All right, one sec, boys. Just got a notification. Oh, it's definitely my Instacart. One sec. Alright, it was just Meredith getting a package. I just got a notification that somebody was at my front door. Will you be doing Dispo Lives? Yeah, man, maybe. All right. Sorry, guys. Somebody was— I got a Ring notification that somebody's at my front door. So I was just checking it out because I know Meredith's home right now. But it was just her grabbing a package. Are the swimmers swimming again? Yeah, they are. Having trouble finding leads, any tips? Dude, I have all the tips you need for finding leads on YouTube. If you feel like you need more help, you really should join Wholesaling 101, man. It's only $69. A month. It's everything you need. And just by joining Wholesaling 101 Days Gone, I provide 10,000 skip traced leads. Skip traced meaning I've already paid to get the phone numbers so that you can begin cold calling. What's your thoughts on wholesaling in Washington? Washington's a great market to wholesale in. If not wholesaling, what would be your next go-to for sales? Um, I don't know. All right, can I see your bulldog statue? This guy. Right on, Spiro, man. I'm, I'm really glad as well, dude. I appreciate it. Yes, Dallas is great for, great for deals. Any big metropolitan area, guys, is awesome. Uh, so Priful, the, uh, 519 house, I talked to him this morning. Uh, we made a couple changes to the agreement, and then he said he just wanted to send it to his brother who's a realtor real quick to look over. I did try to give him a call earlier, haven't heard back from him, but we should definitely get that one locked up today. You a Suns fan? Uh, Anthony, I don't really watch any kind of sports, man. It's never really been my thing. So yeah, I'm not really into, like, I don't know, I don't watch football, basketball, definitely don't watch baseball. If you guys are new here, I think baseball is the fucking most boring thing in the world. How do I get started? Go check out my YouTube channel, bruh. Tyson, I think I'm going to buy a couple iSpeed to leads. Landon, I mean, that can be a great idea. If you want to wait for next call, for next Wholesaling 101 call, I'd be more than happy to show you how I would select the high-speed elite leads. How about Vegas winning last night? What did Vegas win? You should have a link for Wholesale 101. I do, it's in my bio. If you go to my bio, go to the Linktree. I believe it's the second or third link down. Let me see. I'm actually gonna move around my links right now because if it's not the top one, it should be. What's the best way to start wholesale phone call? Ask if they want a cash offer, etc.? No, just ask them if they're interested in selling. All right. Yeah, I just changed it. It's Wholesaling 101. It's the top link in my bio. Thank you for calling We Buy Homes Cash. This is Tyson. How can I help you today?
How are you, Tyson, today?
I'm doing well. How about yourself?
Fine, thank you. I was calling, checking if you're interested in having an Egyptian cold caller company called Wedge that can guarantee you getting 2 to 3 leads per day.
Oh, you know what? I do really appreciate it, ma'am. We don't do any kind of marketing like that. Like, we don't do any cold call marketing. So we wouldn't be interested, but I do appreciate you reaching out, man.
Okay, thank you so much.
All right, thank you. Have a good one. All right, so tell me about Wholesaling 101. Why should I join? You should— here's the thing, I'm not going to sit here and sell you on it. I think you should go to the website, and if you don't inherently see the value, then I can't help you. But here's what I can tell you. Wholesaling 101 has all the video tutorials you need. You get weekly calls with me to ask questions. You get a community where you can go in and ask questions, get help from me on days we don't have the call. And also, I provide leads for you every single month. So you don't have to worry about marketing, getting your first deal. All right. I'd rather chew salty glass than watch baseball. I'm with you, Juan. I'm with you, bro. All right. Where were we at? I think Alright, we just need to call this last lead and then we're gonna hit the dialer again. They have a $250 discount today, bro. Well, I mean, dude, go for it, man. Is what I'm gonna say is make sure you really look at the motivations on iSpeed to Lead.
Your call has been forwarded to an automatic—
No, when I say that I provide leads, I mean I provide seller leads. So I pull lists of motivated individuals. So just like how I show like how to pull leads on batch, I pull those I skip trace it and I just give them to the group so that they can start calling. Do you think nonstop diarrhea is a good reaction to pre-workout? Probably not, man. I don't know. I don't really drink pre-workout. I don't have any need to drink a fruity drink to get me to work out. I'm just kidding though. I mean, every once in a while I have pre-workout. I don't think there's anything wrong with it or anything, but if it was making my shit myself, I definitely wouldn't be taking it. What motivation would you go with? Finance reason. Yeah, finance reason is a great one, and house needs repairs is also a really good one. Favorite stores to shop, but also the biggest thing, Landon, about buying leads from iSpeedoLead is make sure that also they're really, that they're in a good area. Like, you don't want to buy some shit that's in the middle of nowhere. Favorite stores to shop for clothes? My very favorite store, guys, is Alo. I'm addicted to Alo shit. Like, these shorts are from Alo. Huge fan. But like, that's where I get all my workout shit from. And then for like plain tees, like what this tee is, uh, Fresh Clean Threads. All right, I've been looking at them in Jacksonville, Atlanta, Miami. Yeah, those could be all great markets. Shorts could be shorter, Tyson. Yeah, Ben, they could be. I mean, normally I only wear like really short shorts, but I don't know, these were just dope. And I actually bought these as a set. I also have a hoodie that's like the same color. These are just like my chilling shorts. They're not as aggressive, you know, not showing as much thigh action. All right, let's go back to smartphone and let's hit the dialer. All right, did you receive that deal I sent you? I don't think so. I'll be joining tonight or tomorrow, waiting for that paycheck to hit. Right on, Reuben, excited to have you in there, man. All right, all right. I sent you an email, Airbnb from Shawnee, Oklahoma. If it's an Airbnb, I'm probably not going to be interested, man.
Anytime I've ever seen in a wholesale deal, they're like, would make Hi, thank you for calling.
Would make a great Airbnb. I'm not saying that this is the case with you, but I'm saying from what I've seen, whenever anybody says this would make a great Airbnb, what that means is this thing is going to be overpriced. Alright. Voicemail, on to the next. Alright, it's only me, but most people don't answer the phone when you skip trace. Here's the thing, dude, a lot of people won't answer the phone. That's just a fact of life. You just got to keep calling more people, dude.
This is Tyler.
Hey Tyler, this is Tyson. I was just calling to see if you were still looking at selling that property on 92nd Avenue.
Depends on the offer.
Gotcha. Well, I mean, I'd love to run through this with you. I just need to ask you a few questions about the property and then we'd be able to let you know what we could offer. Do you have about 5, 10 minutes? We can do that now.
5 minutes.
Right on, Tyler. Well, hey, while I'm getting the property pulled up, can you catch me up to speed here? What's got you maybe considering selling?
It depends on the offer. Otherwise, I'm not considering selling.
Okay. Do you have an idea?
You're reaching out to me, right?
What's that?
You guys are reaching out to me.
Yeah. Gotcha. So I've got the property pulled up. I'm not seeing how many bedrooms, but just over 2,400 square feet.
Yeah, that's it.
Okay. And then how many beds and baths are there?
Uh, 3 plus an office that could be converted to a bed if I needed to, and 2 baths.
Okay. And let's see here. It looks like the house was built in 2000. Um, have there been any updates made to the property since you've lived there?
Yeah, I did the kitchen, I did floors, I did moldings throughout the house.
Okay, could you tell me about what you did to the kitchen?
Uh, replaced the cabinets, replaced the flooring, replaced the countertops, plumbing, all that stuff.
Okay, so you fully remodeled the kitchen and then you also redid the flooring throughout?
I did.
Okay, what kind of flooring did you put in there?
Wood.
Hardwood?
Yep.
Excellent. Does the property have a pool?
No.
Okay. I'm assuming the roof— let's see, it's tile, so I'm assuming that roof is still the same from 2000.
That's correct.
And then do you know how old the AC unit on the property is?
One of them is about 4 years, maybe 5 years. The other one is about 1 year.
Okay, and then I'm assuming that you're living in the property.
Yep.
Okay. And then assuming we made you an offer that made sense, how soon would you be wanting to move?
We can do 30 days. I don't care.
Okay. Sounds good. I believe that's all the information I need in order to get an offer. Before I go to my underwriting team and figure out how much we can offer, do you have an idea of how much you'd be looking to get for the property?
I do.
Okay. And how much is that?
I'll consider something around $530,000.
Okay. $530,000. So if we were to pay all of the closing costs, there were no real estate commissions, what do you think the best price you could do is?
$530,000.
Okay. All right, Tyler. Well, here's what I'm going to do. Let me take this information over to them. We'll figure out how much we can offer for the property and I'll give you a call back shortly. All right?
Sounds good.
All right. Thank you. Talk soon. Bye-bye. Well, last time we talked to him, he said he would take $700,000 for the property. So he must be a little bit more motivated. Wasn't really able to get too much out of him. Definitely a stickler guy. Um, but, uh, let's make him an offer. So I see one house for sale for $600K that is, uh, it's bigger than his by about 500 square feet. Let's see what sold in the last 6 months. And then also I'm going to sort this, uh, just by single story because I can see there were some two stories. And I'm really wanting to stay in this area.
Hello?
Whoops, forgot to stop the dialer. Okay, so what do we got here? Let's sort this high to low. Okay, $350,000. What do we got? All right, so here's a $530,000 sold on market with a pool. Okay, what is this? Again, that's across the street. Don't want to look at that. Here's a $513,500. Okay, so we're definitely— okay, without a pool. So I'm thinking $515,000 on market. We're just going to start at our Novation price, so we'll go $515,000. 1, 2, 3. We go $5,000. All right. Let me plug in these comps real quick. All right, then we'll give it a sec. We'll give him a call back. What do you use to call people? I use a VoIP called smartphone.io. Would you call if I sent it over? No. How long did it take you to get your first deal? Took me a couple of months. All right, why do we have to comp 3 high and 3 low? Who said you have to comp 3 high and 3 low? How many comps do you look for? As many as I possibly can find. Thoughts on the DC market? A lot of big spreads to be made in DC. Lots of big spreads. All right, let's go back, let's see what else is for sale around here. This one at $830, remodeled, 15 days on Zillow. Interesting. This one at $698, but again, that's all across the street, so I don't know that I could really trust it. This all looks different. All right. Okay. Let's see here. Have you done any deals in Chicago? Not in Chicago, but outside areas, yes. You like wholesaling in competitive markets? Yes. Competitive markets means people are making a lot of money there. So that's where I want to be. All right. What is this email? What's up, Brian? How you doing, big dog? How much earnest money do you give? I typically do, uh, I typically do, uh, one sec, I got to reset this password. Hey, thank you for calling We Buy Homes Cash. This is Tyson. How can I help you today?
Hi, my name is Danna Norton and I'm calling from Title Inc. in Michigan. And is a Mitchell available?
I believe so. I'd have to go check. What's this concerning?
This is concerning a piece of property that a purchase agreement was done on back in March, and you guys filed a memorandum and notice of purchase of contract for the property. From what I understand, you didn't go through with the deal, but I need to have that released so the new buyers, um, can close on this.
Okay, yeah, absolutely. Um, give me just one second, let me see if Mitchell is available and I'll transfer you over.
Perfect. Thank you.
And then real quick, could you tell me the street name of the property in question?
It's Lindsay, L-I-N-D-S-A-Y.
Okay. It's on Lindsay Street?
Yep.
Okay. Perfect. Give me just one moment. Be right back.
Thank you.
Yo, Mitchell. Somebody just called me from some title company about a memorandum we have on a property in Lindsay. They may need to release. Hello, are you still there?
Yes, I am.
All right, so Mitchell is currently out of the office, but I'm going to transfer you to, uh, somebody else who will be able to help you out. His name is Blake. Give me just one moment, please.
Thank you.
Um, actually, my, uh, my heart phone system got updated and I can't figure out how to transfer people. Um, give me just one sec. Let me get a piece of paper real quick and I will, uh, write down your number and I'll have him give you a call right now.
All right, thank you.
All right, sorry, I just didn't want to dox her phone number. I'll explain what's going on in a second here. All right guys, so here's the deal. Sometimes with our deals, the seller will decide that just afterwards throughout the transaction that they no longer want to sell. They'll say, hey, we don't want to sell anymore. Now we have a couple of options when this happens. Number one, we can sue them and we can force them to sell, but we don't like to do that. So instead what we do is file a memorandum. And what that does is puts a cloud title so nobody else can buy without going through us. More often than not, the reason why they want to back out is because maybe they get another offer that was higher than ours. Ours. Too bad, so sad. You signed a legally binding agreement with us, so we're entitled to something. So he's going to call, we're going to see who they're selling the property to, and then they are going to basically— they're going to have to pay us if they're going to want to close the transaction. Mitchell isn't here right now, so we had to transfer to Blake. All right. All right. So even if they sell it to a family, not an investor, the seller still has to pay you. Yes. You got any properties near Okaloosa County in Florida? I'm ready to buy. I don't think so. All right. When you say 1 in 70 leads convert from outbound lead, Cold calling, what do you mean by lead? As in you called someone after skip tracing them off a batch, they have to say yes, I'm interested in selling to be considered a lead. Yes. So anybody who says yes, I'd be interested in selling my house, we're considering that a lead. How much do you ask for to remove the memo? Depends on the deal. Depends on the deal, depends on how much we were scheduled to make. So if we had already had the deal sold and we have a fee ready, then we'll ask for that much. Um, but it just depends on the situation, depends on the deal, right? All right, let's call Tyler back and let's fucking offer him $460K for the house. Can I do this at 14? No, you must be 18 years old to sign a legally binding agreement, Freddy. Can they get out of paying you in any way? Not if they want to sell the house. He's going to laugh and hang up.
Maybe you reached the voicemail for Tyler.
He might. But guess what, dude? You miss 100% of the shots you don't take. And I don't know how many times I've posted about this or shown, but there's been so many times where I talk to somebody, they say, I'll never sell for below X amount. Then we offer them $100K less than that, and then they text me a week later and say, hey, is that offer still available? Happens all the time. Favorite porn star? Guys, don't, don't watch porn. What the fuck are you doing? Just don't jerk off to pixels on a screen. Can you comp in less than 60 seconds? Depends on the deal, but a lot of times yes. All right, what kind of chain is that? It's David Yurman. I met Meredith at a party in Alabama. How much for the fit? I don't know. Shirt, probably $20. I don't know how much the shorts are. I got some beat up Air Force Ones. All right, um, no, I don't really use Privy to comp. I use it to find buyers and whatnot.
You've reached the voicemail.
And that's mostly just because I'm just used to what I'm used to. I'm used to Zillow. Zillow works for me. All I need. All right, how do you approach somebody whose house needs to be demoed and new construction can be built? We just got to explain to them that we got to buy it for the land value. Tyson, do you sniff fish tank rocks? No, I do not. Can N16 do it if he has another person who's over 18 willing to sign as a cosigner? You wouldn't do it as a cosigner. They would just sign for you, but yes. Was she from Arizona too? No, she's from North Carolina. How much do you ask for to remove the memo? Depends on the deal. What's the gym split? Um, typically it's chest, back, shoulders, legs, and then sometimes I'll do like an arms day, but just cycle through that. How many hours do you work per week? I don't know, I don't keep track. Is this daddy's business? Yes, my dad owns half of it. Favorite NFL team? I don't watch the NFL. Don't watch sports. Don't care about it. A lot of routes you could take. Why did you wholesale real estate? Did you do anything prior? Prior, I was in college, man. So no, this is my first real job, and I've worked tons of different jobs. I sold shoes at Journeys. I've worked at a bunch of different gyms. I was a fucking admin at SRP, which is like a utilities company here in Arizona. I've been a soccer referee. I've been a bartender. All kinds of different jobs, man. All right. Did you make the most money out of all your jobs from wholesale? Yes. In one deal, I probably fucking made more than I made in all my other jobs combined.
Voice messaging system.
Them.
4.
All right. You should get Blake to make a TikTok. My dad would never make a TikTok. I'd be very concerned if he did. He'd be going through some kind of midlife crisis. If you weren't doing real estate, what would you do? If I wasn't in real estate, I am pretty interested in copywriting.
Hello?
Hello, Thomas?
Yeah.
Hey, Thomas, this is Tyson. I was just calling to see if you were still looking at selling your property on Cindy Street.
Nope.
Oh, gotcha. Alright, well, I appreciate your time, Thomas.
Thanks.
Um, when did you buy the Rolly? I bought the Rolex the first time I did a deal over $100 grand, which was in— I'll tell you exactly. I've got the fucking receipt right here. I think. Oh no, it's over here. Let's see here. Yes, I have a team that does dispositions. All right, I bought it. May 26th, 2021. All right, how do you get out of the fear of cold calling? Well, here's what I have to say about that. To me, the fear of not reaching my full potential is much greater than the fear of somebody telling me to fuck off. So rather than sitting there and being scared of what somebody might say, I just fucking do it. You just need to learn to be disciplined. You need to learn how to do things you don't want to do. All right, were you scared of cold call when you start off? Do you have any tips? I wasn't scared just because I've been doing sales. I had a cold call when I worked at the gym, a million things. And also I'm just not afraid of fucking up. I don't care if I sound like an idiot, whatever. I understand An expert at anything was once a beginner. And you have to take those first steps if you're ever going to be good at something. The worst that can happen in a cold call is somebody tells you to fuck off. That's the worst thing that can happen. Who gives a shit? You can be told to fuck off 1,000 times, but that 1,001 times, it could be a deal that makes you $50,000. How do taxes work with wholesale? It's just like earned income, man. So you pay taxes according to your tax bracket. I appreciate that, man. Thank you for saying I'm looking fit. Uh, no, I do not meditate in the morning. "I like your setup, it looks nice." Thank you, dude, I appreciate it. "Main list you use?" Guys, I don't really pull lists anymore. I do all digital inbound marketing. Yes, I have lost weight. I'm currently the skinniest I've ever been, weighing in at 190 pounds.
Hi, this is Debbie, I'm sorry I missed your call. Please leave me a message.
It's okay, Debbie.
All right.
"Meditate?" I mean, no, I don't really do any meditating. I've tried it, never really been able to get into it. Does Meredith ever watch your live streams? Yeah, she does. Only thing I'm hesitant on is calculating the ARV. Well, Reuben, Wholesaling 101 will show you how to do that, bro. Any good— Hello, Thomas?
Yes.
Hey Thomas, this is Tyson. I was calling to see if you're still looking at selling your property on Oak Shore Drive.
What do you mean still looking to sell it? I've never been looking to sell it.
Oh, gotcha. Uh, must have been a mistake. It looks like at some point you had spoke with one of my assistants saying you might have been interested in a cash offer.
No, not at all.
Okay, well, I'm sorry to bother you, Thomas. Hope you have a great rest of your day.
3 years, I'm not gonna sell it.
Okay, all right. Well, hey, have a great rest of your day.
Thank you. No, I'm, I'm never gonna sell it.
Okay. All right. Do you skip leg day? You tell me, bro. All right. I live in Jersey but do deals in Atlanta. I'll get taxed based off of Atlanta. No, you get taxed based on Jersey, but I'm also not a CPA, so don't, don't listen to me for advice. All right, all right.
Please leave your message for 3125.
Aiden, if you have any questions about the title company, man, just post them in the community chat. I'll explain it. All right. Is your goal to have your business fully automated?
No.
Can you wholesale from a different state that you live in? Yes. You absolutely can. That's what I'm doing every single day. What's the catch here as far as buying for cash? I don't know what you mean. How many offers do you send a day? As many as we possibly can. Typically we're shooting for 5 per acquisitions agent.
Please leave your message for—
Um, yeah, I'll probably always be in Arizona, dude. I love Arizona. I mean, I'd like to have resident— Hello? Hi, Tim?
Uh, yeah, who's this?
This is Tyson. I was calling to see if you were still looking at selling your property on Davis Lane.
Uh, no, not right now, Tyson.
Okay, well, hey, I appreciate it, man. Sorry to bother you.
No problem.
All right, bye-bye. All right. Did you move offices? No. Go back to Monk Mode Tyson. The buzz is 100% better. No, dude, I'm growing my hair out long. I'm going to grow it long as fuck. All right. Since you're in every market, how do you pay taxes? Guys, it's just earned income, man. How much is the most you've made in a month wholesaling? Just shy of $300K. What is Privy? It's a website to help you comp, find buyers, all kinds of different stuff. You can find deals on it. It's just like an all-in-one real estate investing tool. All right, best time to cold call? Whenever you can get it in, Kyle. There's no best time. All right, key tips when setting up appointments with buyers: make sure you figure out all the reasons why they wouldn't make an offer when they go to see it. Change the layout of the office? No, I just moved to where my phone was. Do you need lawyers to set up the contracts? No, I've already paid for the lawyers to set up the contracts, and I allow you to download them absolutely for free at www.freewholesalingresources.com. The link for that is also in my bio. Why don't you buy from people who are actually selling? Well, Lap Frog, what I'm doing right now has successfully allowed me to buy all kinds of houses from people who do not have their house listed on the market. Favorite place to visit in Arizona? What do you mean, like restaurant? I don't know what you're— like an attraction? What's the temp today? I've got no idea. My computer's saying 98 degrees. Where's your house? Kind of a creepy question for you to be asking me, Bumblebee. What would you say your net worth would be around? I have no idea. I think net worth is a vanity metric. Alright, like Sedona, Flagstaff, Grand Canyon. I'm— I don't know.
Hello, Tim speaking.
Hey Tim, this is Tyson. I was just calling to see if you were still looking at selling that property on Armstrong Way.
Uh, sure. I don't own it no longer.
Oh, gotcha. Already sold it?
Yeah.
Alright, well hey, sorry to bother you, Tim.
All right, bye.
Have a good one. Bye-bye. I'm at— where's house tour, guys? I no longer have a full-time media guy, and I don't know how to fucking work a camera or edit videos. So until I have a full-time media guy, we will not be getting a house tour. All right, let's mark that guy as sold. All right guys, I know there's tons of people who can edit videos, but I need somebody to film them too. I had a full-time videographer/editor who just like followed me around and—
Hello?
Hello, Valerie?
Hi.
Hey Valerie, this is Tyson. I was calling to see if you were still looking at selling that property on McClellan Road.
Ah, no, I'm not.
Oh, gotcha. All right, well, hey, sorry to bother you.
Do you have a cash buyer or are you just asking a bunch of questions about it?
Uh, yeah, I am a cash buyer. I'm looking to buy some more properties in Phoenix, in the Phoenix area, I should say.
Okay, well, if I said how much would you give me You'll ask me a bunch of questions, won't you?
Yeah, absolutely. I mean, I gotta, you know, before I make an investment totaling more than likely over, you know, hundreds of thousands of dollars, I'm going to want to know about what I'm buying, right?
Okay. Um, yeah, I rather people know what's in Altamesa and just say, hey, I'll give you $400 grand. That's what I'd take.
U.S. Well, I, I can understand what you're saying. That would be a lot easier. But again, Valerie, you have to understand we're buying houses like quite a bit, and I'm not just going to throw a number out there. Like, I want to be able to know what I'm buying. How would you know if I was serious if I just said, oh yeah, I'll just pay you $400K for it without knowing anything else about it besides what I can see online?
That's why I'm saying it's better you went to Altamesa and looked at the condos there. They're all identical, and then you could make me an offer, right?
Valerie, so that is part of our process, and that's absolutely what I would want to do. But just by me looking at the other comparable condos, I'm not going to know anything about the condition of yours.
It's really good, but okay, thanks anyway.
All right, have a good one.
You too, bye now.
All right, when's the latest time to cold call? I really wouldn't cold call past like 8 PM local time, whatever that is, but you can. Could have turned that around? No, she was already asking for $400K. She's starting $100K over what her shit's worth. Guys, we're looking for motivated people. We'll put her on a 90-day hibernation. We'll call her back in a little bit. All right. You still talk to RJ? Yeah, definitely. All right. Do you still— do you use BatchLeads as CRM software? No, I use Podio as a CRM. Do you do condos? Yeah, we'll wholesale condos. Does RJ still talk to you? Yes, he's— what? How many energy drinks you drink a day? Like one, maybe. Who's my mentor? He's a guy named Ren. Very smart cat, very savvy business owner. Somebody I greatly admire. But I also have a ton of other mentors. I'd say Templeton Walker is one of my biggest mentors. He's a guy out here in Arizona. Taught me so much. I owe that man a priceless amount.
Your call has been forwarded to an automated voice message.
Alright, do you do coffee? I don't really drink too much coffee, no. Would you agree that Grant Cardone is a scammer? No, I would not agree with that. Guys, I've met Grant Cardone and I've spent a weekend at his office and let me tell you, that guy is a fucking hammer. Dude wills his way into fucking anything. He's a brilliant marketer is what he is. All right. How many people do you split profit with? Not sure what you mean. How'd you find your mentors? By doing what I'm doing, man. I'm out and about and fucking in the business. So I start to hear about who's crushing it and then I reach out to them and I'm like, yo, I want to learn from you. He's unethical though. Well, that can be your opinion. That's fine. I'm not going to sit here and like defend Grant Cardone. If you don't like him, no sweat off my ass, man. What does the paragraph on your leg say? It says, "We are what we repeatedly do. Excellence then is not an act, but a habit." It's a nice little reminder for me. I have deals in Kentucky. Know any buyers? Yes, I do, but I only JV with people who are a part of my Wholesaling 101 program. Here's the thing, I have so many of my own deals, I want to focus on selling those. Don't need to take my dispo's time to sell other deals for only 50% of the money. Thoughts on Ben Mala? Ben Mala is a fucking G, dude. That guy cracks me the fuck up. Such a stud. All right, what's going on today? What's up, Pill? We're making some cold calls, dog. You motivate me to get up and hustle. I'd love to hear it, bro. I'd love to hear it, man. I'm glad. Okay, um, I have a question. Can you buy houses that already have an assigned agent, or does it have to be straight to the owner? And second, what's the best way to off-market properties without paying so much money? So Macy, yes, you can, um, you can wholesale properties that are listed on the market. It's not a strategy I do, don't know a ton about it. I would hit up my boy Ryan Zolan to learn more about that. And as far as your second question, what's the best way to find off-market properties without paying so much money? Here's what I'm going to tell you. In life, you always have to pay for things, but you can pay in two different ways. Number one is with time. Number two is with money. So if you don't have a lot of money and you want to find off-market properties, the best way I would say to do is to drive for dollars. And that's where you're drive around your area and you're going to look for houses that look like they're in poor condition. You're looking for things like cracked windows, roof that's fucked up, uh, landscaping isn't being maintained. Then you're going to want to go knock on their door, see if they answer. If they do, ask them if they want to sell. If not, go to Fast People Search, enter in their address, and give them a call and see if they want to sell. You got to do that, and that's a great way to get your first deal. So then you can reinvest that money into better marketing. How do you comp in a non-disclosure state like Texas? So, El Dudorino, let me show you something real quick. We'll just take a second of my time and I'll show you how we comp in Texas. So Texas is a non-disclosure state, which means they don't have to report how much shit was sold for. So when you go on Zillow, it just have these dots. You don't have prices, right? But here's what you can do. You can go here and you can go to home details. It'll scroll down and then let's go to the price and tax history. And we can see that this house was listed for sale for $88 grand. They then changed the price to $85,000 and then it went pending at $85,000. Now, this was 2 years ago. The Zestimate's now at $138,000. So I'm going to assume that the property sold for $85,000. Let me go back. Let's change this to sold in the last 12 months. So let's take this property. Home details, scroll down, price and tax history, listed for sale $184K, pending sale $184K. Now this sold about 3 months ago and it's still— this estimate is at $184,900. So I'm going to assume it sold for $184,900. That's how you can comp in non-disclosure states. You're welcome for the free game, bro. All right, do you think wholesaling will ever get oversaturated? No, I do not. If a homeowner could sell for $200K, what are you offering them? It completely depends, bro, the condition of the property, where it's at. There's so many other factors. You make YouTube videos? Yes, dude, I have an entire YouTube channel with everything you need to start wholesaling real estate. Go check it out, link is in my bio. Make sure you subscribe and like all of the videos and comment nice things on them so it helps me and it helps the algorithm. Thank you very much in advance. "Any chance you have a video explaining how you formulated your Google Docs?" Roderick, in Wholesaling 101, which by the way is only $69 a month, I give you everything you need to wholesale. Every single document you need, every single calculator you need, and video tutorials on how to use all of them. "I'm a fan, found you today." Well, welcome. I really appreciate it, man. "Do you need a dispo manager?" No, I already got the best dispo manager ever. Dago bro is the GOAT. Would you let somebody pay you far more worth what your program is for a better grade of knowledge? Yes, I have higher mentorships. I mean, the $69 a month, the Wholesaling 101, is my like introductory, how to, you know, how to get your first deal. But I have higher levels of mentorships that cost a lot more money. Are you looking for a new operations manager? No, I'm not.
Hello?
Hello, Travis?
Uh, who's this?
Hey Travis, this is Tyson. I was calling to see if you were still looking at selling that property on Jakana Lane.
Nope, not interested.
Oh, gotcha. Well, hey, sorry for the intrusion. Hope you have a good rest of your day.
All right, you too, bye.
Bye-bye. All right, do you ever do deals in California? Yes, huge fan of California. Do you mentor one-on-one? Yes, I do, but it must be a good fit, meaning I got to get along with you and also you've got to have the capital available to pay for it. All right, do you get them contacts? Yes, people in Wholesaling 101, I provide 10,000 skip trace records to every single month. Okay, does going live help you stay productive/motivated? I wouldn't say stay productive because I kind of waste a lot of time bullshitting and like answering questions instead of doing stuff. Um, but I enjoy it. Definitely keeps me sharp. Like, uh, here's the thing about like doing this live. So right now we have like total 180 people watching, right? Across the platforms I'm streaming on. When you have 180 people watching you, you definitely are wanting to perform better, you know what I'm saying? So especially when I was first getting into this, it helped me like really work on my craft because I wanted to do a really good job, you know? I meant contacts for your eyes. Yes, I wear contacts. Um, all right, what title company do you use? Um, depends on the state, man. Depends on the state. Oh, I already moved him over. I don't want to call. I'm not interested. Can you still buy without an LLC and without an office? Yes, you don't need an LLC or an office. You can just say you're a private investor, buy it under your name. What makes a brilliant marketer in your opinion? Um, what makes a brilliant marketer is somebody who's able to get people to buy shit. You don't even need EMD. No, you don't. I have a good deal in Wyoming. Do you have buyers there? I mean, it has to be in like one of the big, the big cities of Wyoming. If it's in the middle of nowhere, then no. Hello? Hello, Al?
Yeah.
Hey Al, this is Tyson. I was calling to see if you were still looking at selling your property in Mabelville.
Yeah.
Okay, awesome. Well, did I catch you at a bad time?
No, not really.
What's that?
Which property you talking about?
The one at 1449 Henke Road.
Yes, yes.
Gotcha. So yeah, I see this property has been listed for quite some time.
Yeah.
Uh, why do you think it hasn't sold?
Okay, I've got two people working on it now.
You have two people? What's that?
Saving enough money to buy it.
Oh yeah?
Yeah.
Okay, gotcha. Um, are these pictures I'm seeing on Zillow, are these going to be accurate about the condition of the property?
Yeah. Yes, they are.
Okay, um, in a perfect world, Al, how soon would you want to have this place sold?
As soon as somebody gives me the money.
Yeah, okay. Well, I mean, it— we'd certainly be interested in buying it. I'm not sure how much we could offer, but, um, if it's been listed for this long and it hasn't sold, then I, I'm going to be able to guess that it's going to have to be for less than $269,000. Um, would you be willing to take a lower offer?
Yeah, I'll take less than that.
Okay, so if we were going to pay cash for the property, buy it in as-is condition, so we wouldn't ask you to make any repairs, clean anything out, anything like that, uh, we were to cover all the closing costs, so our number would be net to you, um, what do you think the best price you could do for it is?
If you pay everything, $230.
$230?
Yeah.
Okay. Giving us like a 10% discount?
What?
I said, you giving us like a 10% discount?
Not on top of that.
Okay. Gotcha. So I can see here, It's got, let's see, do you know how old the roof on the property is?
It's a good roof. It's about 5 years old.
Okay, 5 years old. Is there a central heat and air?
Yeah.
And do you know how old that unit is?
4 years.
Okay. Gotcha. So I've got it's 3 bedrooms, 2 baths, 1,400 square feet. Looks like the inside could probably use some updating, but looks like it's all in good working order. Is there any repairs the property may need?
No, all it needs is the deck. There's a tree right over the deck, and you know what the tree sap does to a deck.
I'm sorry, could you repeat that? I couldn't really hear you.
I said the deck needs some repair because there's a tree right over the deck, and you know what that tree sap does to decks.
Oh, gotcha. Okay, so the, the deck would need a repair from the, uh, the tree sap.
It just needs a full-on side rail.
Okay. All right, Al. Well, listen, I believe that's everything I need. What I'm going to do is take this information over to our underwriters. They'll let me know how much I could pay for the property, and I'll give you a call back and I'll let you know what that offer is, okay?
Alright.
Alright, we'll talk to you soon now.
Alright, thank you.
Alright, bye-bye. Oh, we're gonna have to offer this guy way, way fucking less than what he's asking. Oh, it's in the middle of goddamn nowhere. Okay, sold last 12 months. What do we got? Sort high to low. 1,300 square feet, sold for $194,000. When was this built though? 2003. Okay, so remodeled. Okay, interesting. Sold in 2 months. Okay, but that's kind of an outlier. So guys, here's the thing I'm going to say to you right now, for those of you guys watching on YouTube. I know we have this one property that sold at $194, but there's nothing else even close. So I'm not going to like use that one outlier as the comp, you know what I'm saying? We have this one at $100 that looks like it's in as-is decent condition. Okay. Let's see what's for sale. We got one for $80K. It's a lot, land, more lots for sale. $80K. What's this at? $120K. Some mobile home. All right, we're going to offer this cat It looks like we— the most we pay for it, $60 grand. All right. Heard you're losing a shit ton of money. How would I be losing money, Chris? Please explain to me. @Countryboy, he scams old people basically. What are you talking about, dude? How soon do you get back after you talk to the underwriters with the press? What? I mean, guys, here's the, here's the deal. Look at what's for sale on the market. Fucking nothing. Like, this is just a super rural area. You got to be dumb cheap. He's had it for sale for $269,000 for 180 days and nobody's bought it from him. Where have you found most new wholesalers fail the most? They fail the most in their actions. They spend their time doing shit like making business cards and making a website and coming up with a company name, shit like that. When you should be spending all of your time talking to sellers, talking to buyers every single day. You want to be spending 8 hours a day talking to sellers, talking to buyers. Too many people, they fucking make 100 calls and they're like, oh, didn't get any deals. Guess this doesn't work. Nah, you got to be able to make 100 calls day after day, 6 days a week, and do that. And maybe it'll be months before you get a deal, but you have to just keep doing it. And then when you do get that deal, you need to reinvest the money into better systems to help you get your subsequent deals easier. How soon you get back to the seller after you talk to underwriter with a price? Um, I typically give it like 5 minutes. How long did it take you to get wholesaling concept down and get into a routine? I mean, immediately. I'm not sure what you're saying. Why are you calling? Lol, I have AI get me deals. You are working like people did 10 years ago. Well, listen, good for you. I'm glad that works, but doing this works for me, so that's what I do. But hats off to you. I'm glad that you're leveraging technology to make yourself some money. That's great. "What do you need to do if the seller has a mortgage? Is that even your problem?" No, the title company handles that. "How much do you need to start?" You can technically start with $0, but I would recommend having at least $500 to pay for like 3 months of a dialer with. "Awesome, I love your transparency. Low power to you always, bro. Thank you for the live." Yeah, thank you, man. "Let's hear the $60K offer, please." Oh, you will. I'll call him back in a sec. I actually don't even know if I'd buy this for $60K. It's so in the middle. I guess it's kind of outside Little— no, this is like fucking— let's see here, let me Google how far is the drive from Mabelvale to Little Rock, Arkansas. Oh, that can't be right. All right. How often do people get offended by your lowball offers? All the time. I don't know who Eric Schmidt is. Where do you get your contracts? I had an attorney write them, but you can download them.
Hello?
Hello, Al?
Yeah.
Hey, Al, it's Tyson again with We Buy Homes Cash.
Yeah.
Hey, so we took a look at the property and Gee, you know, they just came in much lower than what you have it listed for. The highest I was able to get your property approved for was $59,000.
Where?
You guys think he was interested? All right. What is the hardest part when you started off? It was just getting myself to do the work every single day, you know? "What's the contracts?" Guys, you can download my contracts for free at www.freewholesalingresources.com. "How long did it take for you to talk with sellers with the confidence and knowledge?" I don't know. Here's the thing is I spent a lot of time just trying to really perfect my craft at this. And I would listen to other people do it. It's very similar to what you guys are doing now. And I would read books and listen to podcasts and just kind of do everything I could to get better. But I probably didn't feel like I was really good at it until like 6 months in. All right, worried about legal or moral issues recording calls? No, I'm in a one-party consent state in Arizona. As long as one person knows the call is being recorded— me, I know the call is being recorded— you're good to go. Why not use regular cell phone? Because I can't put a regular cell phone on a dialer, bro. Started tech sales, taught me quickly how valuable cold calling is. Absolutely, dude. Your hair again? I know, dude, my hair grows so fucking fast. Isn't it impressive? All right, it's the state you're calling, by the way. If you were calling to Cali, be careful. No, Ben, you're wrong, bro. It's the state you're calling out of. You'd be a dog in the insurance game. Yeah, dude, I, I feel like I could fuckin' whip, like life insurance and shit. Alright, do you do anything for fun or work 24/7? For fun, I like to go to the gym and I like to play video games. How long is your average time frame for a whole deal? Our cash conversion cycle is between 45 and 60 days. So now I know all these companies work that put up the cheesy "We will buy your home" billboards. You're absolutely right, Lap Frog. You're absolutely right. That's— they're all doing exactly what I'm doing. All right. If I get a property under contract, can we JV? Guys, I have so many of my own deals. The only people I'll JV with are people that are part of Wholesaling 101. No, I don't invest in stocks or anything like that. I, I stay in my lane, guys. Um, I'll never retire. I love working. I love making deals happen, dude. I don't, I don't want to— what would I do if I retire, bro? There's only so much golf you can play. Like, I would be bored as fuck if I retired and didn't have something I was chasing for every single day. Did you get that $100K challenge? It was a $250K challenge, bro. We're already at $152K. Hello, Ron.
Yeah.
Hey, Ron, this is Tyson. I was calling to see if you were still looking at selling that property in Chandler over on Bella Reef Drive.
I wasn't looking at selling it. I don't know where you came up with that.
Uh, gotcha. You must have spoke with one of our assistants. It could have been a really long time ago and said you might have been interested in getting a cash offer.
Well, I, I, if I, if I— I mean, money talks. Yeah, you know, I would not sell it for cheap, but I mean, it's a— yeah, the house is in perfect shape and I don't want to move, so you'd have to— it wouldn't be worth it for anybody to buy it. I really just live there.
I, I hear you, Ron. I hear you. Well, I do appreciate you being open with me and taking the time. I hope you have a great rest of your night, okay?
All right, you too.
Have a good one, bye-bye. All right, will you switch to fix and flips at some point? I'm actually considering doing some fix and flips strictly for the content, like to make videos, because one of my like bucket list item of mine is I'd love to have a TV show where me and my girlfriend do fix and flips, like you know those like HGTV shows? I'd love to do that. So I think I'm going to start doing some of the fix and flips to make YouTube videos about. So hopefully I can get up and, you know, have a TV show or something like that. You have SDR training, I can tell. I do not have SDR training. Was that in Oklahoma or Arizona? This was in Arizona. Do you buy and hold? Uh, no, not really. I've got one rental property. Um, I did have some others, but we ended up selling them all. But I have one, it's a mobile home, currently a huge pain in my ass. We're currently dealing with fucking evicting the tenants. Um, I'm 25 years old. You can type it in translator. What, man, wash your hair? No, why would I wash my hair, bro? What do you mean? Why do end buyers risk so much money just to make 15 to 20% when wholesale make the same with zero risk? I don't know, but I'm glad they do. How many offers should I make a day? As many as you can. Do you jump around areas or drill one area at a time? I just jump around areas, bro, whatever's in the system. "Love the transparency with letting us hear the person on the phone."
