LEARN HOW TO WHOLESALE REAL ESTATE

In this live YouTube session Tyson Smith walks viewers through a real‑time wholesaling workflow. He starts by celebrating a closed deal on a $720,000 house purchased for $519,000, then jumps into cold‑calling sellers, handling objections, and negotiating price. The stream shows the full DocuSign contract signing process with a seller named Jeff, including navigating mobile‑friendly views, initialing, and finalizing the agreement. Throughout the call, Tyson answers audience questions about title companies, lead generation, marketing spend, creative‑financing (subject‑to, novations), and the logistics of assigning contracts. He repeatedly promotes his paid “Wholesaling 101” membership (weekly calls, skip‑trace records, community) while also directing viewers to free YouTube tutorials. Tyson also shares personal motivation, his participation in the “Closers Olympics” competition, and a candid discussion about past Adderall use and the importance of discipline. The session blends instructional content, live deal execution, sales coaching, and self‑branding, providing a comprehensive look at how a high‑volume wholesaler operates.

All right guys, we're about to have an amazing start to the, to the session right now. We're about to have an amazing start to the day with a nice little closed deal. Who's ready for it? What's up, Jamie? How you doing? Good morning, Gage. God damn it. All right, Jeff will call back. We're getting Jeff— we're getting Jeff's house bought today, guys. We're getting a fucking $720,000 house. We're getting it for $519,000. We're getting it done. It's happening, boys. All right, cold calling. I'm about to rip some cold calls while we wait for Jeff to call us back. All right, boys, are you still hiring? I just barely hired— I hired another kid, so I've got— I've got— I hired 2 people this week and I've got another interview on Saturday. All right, where the fuck's it? Where the fuck's my dollar? Here, here's my fucking dollar. All right, all right, let's hop in here, bro. What's going on? All right, just passed my SIE, Tyson. You proud of me? Yes, bro, I am proud of you. What is that? Securities Insurance Examination. What is it? No, I have not found anything in Lynchburg. I don't market there. Specifically, I should say. What kind of experience do you have? Hey, congratulations, Ryan. That's a massive accomplishment for you. All right. Real estate agent and software sales. How successful were you in software sales?
Hello?
Hello, Thomas?
Yeah.
Hey, Thomas, this is Tyson. I was calling to see if you were still looking at selling that property on Fairfield Street in Mesa.
Do you have a— you have $1,500,000?
I mean, we have a lot more than that, but I'm not sure if I could allocate it all towards this property. I need to learn more about the condition.
If you can't pay that for it, then, uh, then we don't have any business.
Yeah, well, I mean, Thomas, if somebody offered me $100,000 for my shoes, I'd walk around barefoot.
Well, then, uh, then, then you offer me $1,500,000 for the house.
How much do you think the house is worth, Thomas?
Don't— it doesn't matter. If you're dumb enough to pay me $1.5 million, I'll sell it to you.
Yeah, I don't think I'm going to want to do that. That doesn't make any sense to me. It's probably a $400,000 house.
Well, then, then you don't get it. Okay, it's not for sale.
Fair enough.
You got $1.5 million.
Again, I mean, we have that amount, but I just— I don't think we'd be very smart to allocate it towards this property.
Well, and that, that, then you don't get it. Okay, you can't buy it unless you pay $1.5 million.
Fair enough.
And, and, uh, I, and I'm enjoying wasting your time.
Hey, I mean, look, dude, I'm fine with having a conversation. I don't think it's any time wasted.
Well, it's, it's, it's okay with me. I mean, you're the one that has to talk to people to, to make money, so Yeah.
Do you have any other properties you maybe would like me to take a look at?
Oh yeah, I own a shopping center over in San Diego.
All right.
Sorry, we had to hang up on that guy. Jeff's calling, more important. Hey, Jeff.
Hey, sorry, I was on the other line and I couldn't get off of it.
No worries.
Talk to you back.
No worries.
Okay then, or?
Yep, we got it approved. So, um, I just sent you the updated agreement. Um, it's gonna say updated $100 per showing. Okay, are you able to get that pulled up on your email?
Um, let me do that right now. Hang on.
All right, let's just—
it's actually looking at some trips. They have some deals up in Salem. Yeah, I saw it. I see it.
All right, once you get the document pulled up, uh, will you let me know? I want to show you where we, where we wrote on there.
Okay. Yeah, I'm doing the agreement.
Continue, guys. Jeff isn't sharding. I don't think so. I think it's just static from the phone. Yeah, uh, what's that?
I'm, I'm in the document. All right, at the bottom.
Yeah, so on the second page, on the very top, in 1.12, in additional terms and conditions. Let me know when you see that.
Is that, uh, uh, so it's the title at 1.12, uh, purchase and sale of property. That is the title.
Uh, it'll be above, it'll be above the purchase and sale of property. It'll be a big box and it says 1.12 additional terms and conditions.
1.9, 1.7, 1.8.
Are you, are you— Jeff, are you viewing this on your phone?
Yeah.
Okay, so is what I want you to do actually is scroll up to the very top and there, there's going to be a little slider that'll say like you are now viewing in mobile-friendly version or something like that. Do you see that? Oh, click that off. It says mobile-friendly, it's not.
Okay, I just clicked that off.
Now can you see like the entire page? Yeah, yeah, much better, right?
Now it— oh yes, definitely, it's way better. So I'm there and purchase sale status of title. Okay, is it in that box?
Yeah, so in that box, do you see at the top Where we have the first thing we put in there where it says, as per Section 7, seller may leave any furniture, rubbish items behind.
[FOREIGN LANGUAGE] It says price to increase in increments of $100 per showing conducted. Number of showings will be kept track via email correspondence, blah, blah, blah. Yeah, that's fine.
All right, sounds good. So, um, everything else is the same besides that. Uh, we got the $5,000 EMD. Okay, uh, so is what I'll need you to do is on the bottom left there are going to be these little yellow boxes, um, where it'll say like initial here. You just click on it, it'll have you draw your initials or type them, either way is completely fine.
Okay, adopted, it says adopted initial. I want to hit— yep, accept, right? Yep. Okay, and then go to the next one. Yeah, same thing, right?
Yep.
Okay, uh, okay, there it is. Signature. Oh, the signature. Okay, adopt and accept. Oops, how come that didn't do that? No, wait, it did. Okay, initial here. Oh, okay, open. It's— well, for some reason I'm clicking on it, but it's sending me down to the next one. Yeah.
Yeah. So once—
okay, there's that one. There's that one. There's that one. Oh, it's all done. Sorry.
All right. So just—
all done.
You get there in the top right corner. It'll either say next or it'll say finish or complete. Do you see that?
Um, yeah, because what it is, it took my signature and put it on everything after I did the second one. So I'm going back. I see that says Finish on the top.
Yep.
So I hit that.
Yep.
Okay, Finish. And, uh, Submit?
Yep.
Well, it's asking me to sign up for a free DocuSign account.
Oh no, you don't need to do that. All right, we just got it back. So is what you're going to do, you don't need to sign up for a new document or new DocuSign account, anything like that. You'll get a new email that says completed and then on there will be a copy for you.
Right.
So, Yep, that's it. So number one, uh, congratulations on getting the house sold. Uh, number two is that, um, my sales manager Doggo will be giving you a call, uh, today, and he's just gonna get with you to figure out the best time that we can get our photographer over to the property. Okay, perfect. All right, so just be on the lookout for another call from him. It'll be another 480 number, and then he'll— he was going to be your main point of contact through the rest of the transaction. He'll be the one who's scheduling the showings and everything with you. Um, if you do have any questions, he'll be the best person to reach out to. However, you have my number, so if anything does come up, you're unable to get a hold of him for whatever reason, please don't, you know, don't hesitate to reach out to me. Okay?
Okay. So with him, I'll be— I, I need to tell him that I'd like to do the closing up.
Uh, yeah, so I've, I've already let him know that, but yeah, he, he's going to have a discussion with you, uh, about all of that. He's going to say, okay, I see here We have the latest closing date is here, but as I understand it, you want to close sooner. And, you know, we'll do everything we can to make that happen.
Yeah, because I'm just— I just talked to a realtor in Texas for a house down by my daughter's.
So, okay.
I told him I'd like to put a con— because mine's going under contract today with a closing in August. And they said we put that contingency on there. Excellent. So, okay.
All right, so I'm gonna push this over to him. I'd expect a call, um, by the very latest in like a couple of hours, but it could be, you know, within the next 15 minutes.
Okay, sounds great. Appreciate it.
All right, for all the effort.
Hey, absolutely. Look, we want to make something that works for both of us, so I'm glad we were able to, to come to a consensus.
Yep, yeah, my brother says, yeah, I guess it's— if that's what they normally do, that's what they normally do. And, you know, like you said, I'm still gonna get the $519 no matter what.
Yep.
Whether you guys sell it for $550 with not doing anything, and I still get my $519, so I don't care. Right on. So, okay, well, thank you. Have a good weekend coming up, and I'll look forward to hearing from the other gentlemen that I'll be dealing with from now on.
All right, you as well, Jeff. Take care now.
Thank you.
All right, bye-bye. Let's fucking go, bro. What can I say? Me, Johnny Results. You hear that? You hear that? You got all these other fucking people out there and they're like, oh, wholesaling's grimy, scumbag, this is that. Do you hear what he said? Look, as long as I get my $519,000, I don't give a shit if you sell for $550,000, whatever the fuck it is, right? Yes, he's charging us $100 per showing. He said, look, because here's was his big, big hang-up. He was like, dude, if I'm gonna list it on the market, like, if it's gonna be listed on the market, why don't I just list it myself? And I'm like, look, you absolutely can. I was like, but here, I'm guaranteeing you this price. Here's what's going to go down. Yes, we're gonna have showings, we're gonna have our end buyers come through, look at the property. And he was like, well He said, "I just want to have a ton of them." And I'm like, "Well, look, I mean, I can't tell you how many you're going to have or anything like that. But it's only going to be the most verified, vetted, qualified buyers, people who are already approved, people who have already submitted an offer." He's like, "All right, well, what about this? How about for every showing you pay me $100?" And I said, "Well, listen, I'm not an unreasonable man, Jeff. I think that could probably be fair." I said, "Let me get it approved. I'll give you a call back." I took it down, had my morning meeting, gave him a call back. Guys, this house, this house is probably worth like $720,000, $750,000. We just locked it up for $519,000. First time I talked to that guy, he said, "I'm not selling this thing for less than $650,000." We got it. We got it, boys. What a wonderful way to start the day.
Yo!
Everybody watching, I need you guys to do a favor for me. So I'm competing in the Closers Olympics, which is a competition where a bunch of wholesalers, people who claim to be good at closing deals, we get on live and everybody, we just close deals. And it's a competition to see who's the best. Now, I posted on my story on Instagram, they posted a little graphic, and I'm having my first qualifying match in like one week on Thursday, and they posted all the people I'm competing against. So if you guys will go to my Instagram right now, click my story, go to that post and comment on them and let them know that I'm obviously taking the dub, I would so appreciate it. I would so appreciate if you guys would show me some support on that. Here's the thing, bro. I'm fucking Johnny Results. This is what happens. People don't understand. People don't understand these other people competing. They don't get it. This is my fucking talent over here. Like, I was put on this earth to just close deals, you know? Like, look, I'm sure all of them are talented in their own way, whatever they got going on, but I'm Mr. Results, dude. I'm the one who makes it happen. So if you guys can hit my Instagram real quick, go to the story Click on that fucking post and leave a comment and be like, yo dude, Tyson's about to clap, he's about to clap cheeks. All right, all right, let me move this over to deal. Let's send that contract to Doggo. This is what I'm talking about, boys. That's what I'm talking about. Yo Tyson, you wholesale creative financing deals? Yes, sometimes, sometimes. What's up Riley? I appreciate you, man. You have a good day as well. Status on the $519K offer, guys? We just got that contract locked up, just got that signed. Are you done with that guy trying to get $1.5 mil off you? Oh yeah, whatever. I, I had a, I had to hang up on him, which is not something I normally do. Not something I normally do, but Jeff was calling. I need to get that deal locked up. More important. Sorry, bro. Money talks. Money talks. All right. Should we rip some more cold calls? Did you get the $250K in a month or no? Guys, so it's not like I had one month to get $250K. I had one month to generate as many contracts and then we'll see what happens with those contracts. Here's what I can tell you guys right now. Here's what I can fucking tell you. Here's what I'm going to show you guys. Right now, my projected profit is at $170K. I believe that's with 8 or 9 of the deals. 8 or 9, I think. I got 18. So I still have more that are coming into marketing. That one I just got doesn't count, whatever. But yeah, boys, we're fucking, we're turning up. So, now look, that's all projected. So for the $250K challenge, I'm going to wait until everything's closed, money's in the bank, and then we'll go through and we'll see if we complete it or not. Hey bro, new to wholesaling here. Can you explain how to attain a title company and how they work? Yeah, got you, Brandon. Number one, to obtain a title company, you're going to go to Google and you're going to type in title company near and then whatever city your deal's in. You're gonna call them up and you're gonna say, hey, are you familiar with working with wholesalers? And if they say yes, perfect, you found your title company. How they work: their job is to make sure that the person selling the house is able to sell the house and to figure out who the fuck that person owes money to according to this house, what liens are on the property, are they for sure the right owner. Once they've done all that, then they can insure the title. Meaning they basically are guaranteeing that when the property sells, that that person is now going to be the right owner. And if anybody comes up along the line who had some claim to the property, the title company will take care of it. That's what they do. They make sure that the seller can sell it, and they make sure the buyer pays as much money as they agreed to, and they make sure everybody else gets paid. So you as the wholesaler get paid, the mortgage company gets paid, if there's another lien holder, that they get paid, all that. You know Tim James? I do not know him. Yo Tyson, wholesaling cash offers or creative financing? Because someone telling me I can 2x my income. Uh, guy, I mean, look, the vast majority of my shit is just cash offers and novations. I don't do a ton of creative financing. Is that $170K net or gross? Net. That's our total fees, bro. I'm a fucking beast, dude. How do you get leads? Alonzo, we run ads. I run ads, bro. All right, how do you find buyers for properties? Maddie P, so there's a bunch of different ways. I have an entire video called the Cash Buyer Masterclass you can find on YouTube. Link to my YouTube channel is in my bio, or you could just search Tyson Smith on YouTube. I'll pop up. Cash Buyer Masterclass, go watch it. Total fees sounds like gross to me. Well, Matt, no, like there's, there's nothing that comes out of that, of those total fees. There's no like expenses, like we get the entire fee. Bro's got the Richie Rich haircut. Run ads on Face— yeah, Facebook, Instagram, fucking Google, YouTube. Might start running fucking Snapchat ads, who knows. You send the title company the contract before or after the buyer signed? Well, why would you send it before, bro? Then before the buyer signs, that contract's not worth shit. Once it's fully signed by you and the seller— oh, you're asking like once it's assigned?
No, no.
So once you get the contract locked up— so I just barely got that contract, me and him have both signed. I sent that to Doggo. Doggo's gonna send that to the title company. We're gonna open up escrow. Then we also— once it's assigned Then we also send that assignment of contract to the title company. Is it expensive to run ads? Yeah, it is. Tyson works for his dad and his dad gets 80% of the money. What are you talking about, bro? I work with my dad. Hella expensive. Well, here's the thing, it's a variable cost. It just depends on how much you want to spend on ad spend. Who pays for transactional funding? The wholesaler would if you're going to double close and you need transactional funding. Slimey Guy, what about me is slimy? Tell me right now. Let's fucking debate. Any tips to get more a month, averaging $20,000 to $40,000 a month? You gotta spend more on marketing, bro. Spend more on marketing. That's how you're gonna fucking get more deals. Simple equation. My dad is like the integrator, so he does all the shit with like our software and systems and fucking making sure that all of our CRM is running the way it needs to be. Everything like that. If I get into wholesaling, how do I find home buyers? Guys, if you want to learn how to find cash buyers, go to my YouTube channel, watch the video Cash Buyer Masterclass. I got you. Do you know I don't know if I want to say that. I feel like it's one of those Wendy's, Imagine Dragons, fucking Pudding, Ligma kind of things. Your dad is probably working right now while you're on TikTok. Absolutely. But guys, I am working right now. What do you mean me being on TikTok? On TikTok, guys, I just closed the deal that we're gonna make like 50 G's on. Like, bro, I couldn't do anything for the rest of the fucking week and I already shitting on everybody else. Like, dog. You don't get it. Built different. Can you wholesale a property to a wholesaler? Yes, you can. How long did it take you to get your first deal? Like 2 months. What leads were you working early on? I was straight cold calling, bro. Pulling fucking lists on PropStream, Batch, all that shit. Cold calling. Made it out the mud, Brad. Any good books you know about real estate and wholesaling? Guys, It really isn't something you learn in a book. I'm not a huge fan about learning businesses by sticking your nose in a book. I'm more about learning shit by fucking doing. Get out there and start wholesaling. That's the best way to learn about it. Why do you still live with parents? I do not. I live with my girlfriend in the house that we own together. Do you get paid from the title company after the contracts are settled? Yes. All right, I got some fucking texts. Let's come in here, let's see what's up with these. I have a follow-up today. What is this? Do brokers work at your company?
No. Your call has been forwarded to an—
because I want to do that competition you're in, Tyson. Well, you got to reach out to them, man. Put me in, or how do I sign up? I don't know if they're— I don't think you can anymore. I'm pretty sure everything, like the people who are all competing, are— it's settled. You'll have to wait till next year probably. Is that a filter on your face? No, man, it's just how I look. Had any deals in Connecticut? Not any right now. I don't think I've actually ever done a deal in Connecticut. All right. Who goes over the legalities of the transaction between wholesaler and buyer? The title company. What's up, Braden? How you doing, dog? All right, state you moved to on the East Coast, you settled in Arizona. Yeah, I don't really have any one to move to the East Coast. I think the only other state I would live in besides Arizona, and I will always have a residence in Arizona, would be Florida. Like Miami, Tampa Bay, Fort Lauderdale. I fuck with those places. How much you pay to auto companies? I don't pay them anything. The end buyer does. That's closing costs. All right, what the fuck's going on, bro? Why isn't my Instagram loading? What's happening? All right, all right, let's make some more calls, boys. We got one deal. I'm not satisfied, I need more. Ross, my boy is fucking Cuban, and he's the one who like lived in Miami, so that's— I always went to Miami with him. He always took me to these dank-ass fucking Cuban shops, bro. Insane. And his brother is like a cook. Like, his brother's like really into fucking making Cuban food, and he's a chef, and he's got this fucking sick-ass setup in his backyard. Hello, Luis.
Hi, how you doing?
Hey, Luis, this is Tyson. Um, I spoke with Patty about a couple of weeks ago. Um, I was interested in maybe, uh, purchasing that property over on Jessup Road.
Oh yeah, yeah, yeah, I gotta move furniture out and I guess do a lot of stuff over there.
Okay, I mean, are you looking back in a couple of months? In a couple of months, yes. Okay, um, are you currently living in the property?
Okay, thank you for calling.
I'm sorry, what's that? Oh, he said thanks for calling. So guys, with somebody like that, I'm going to tell you right now, that guy's clearly fucking older than dirt. Now I still want to buy his house, but I would never buy a house from a guy that is that old without first talking to a family member. So is what I'd want to do is the— where I was trying to go with that conversation is, hey, where are you going to move to? Maybe you say I'm moving in with my kid, or whatever the fuck it is, I'm moving into an old folks home. I'm going to ask him Do you have any family that's like you've talked to about this? Yeah, I talked to my son. Amazing. Do you think I'd be able to talk to your son? Right, I want to get on the phone with like a kid or somebody like that. You never want to deal directly just with old people without talking to a family member first.
Alright.
I thought you don't buy houses but get assigned the contract. No, I assign the contract, dog. I get the original contract with the seller and then I sell that contract to somebody else. What a soul-draining job, cold calling people all day with the same script. Well, hey listen, bro, you don't have to do it. Now, if you think it's soul-sucking, I would say don't do it. But I really enjoy it, dude. I get to talk to so many different people. I get to learn all kinds of different things. The people I talk to are oftentimes very interesting and have crazy shit going on in their lives, and I find hearing their stories to be very interesting. Now, if you don't like it, I don't give a fuck. More for me. If you do like it and you're like, oh shit, looks like, uh, there's a lot of money to be made there, that seems like something I could do, I'd love to show you how to do it. But I'm not over here trying to convince you. What kind of watch? It's a Submariner, bro. What's up, Tristan? How you doing, dog? All right, let's see here. What other lists can I pull from PropStream that work? I use vacant for now. Um, dude, just all the lists, bro. Fucking liens, zombie properties, pre-foreclosures, tax delinquent, all the motivating factors, bro. If you look at the bankruptcy, if you look at the shit, it's like, oh yeah, this could be a reason why somebody would sell their house. Pull that list. You just gotta like use your brain, bro. Use some critical thinking skills, right? Use your intuition. Not enough people doing, using their intuition. Favorite sushi joint in Scottsdale? Rocco Core. Do you also do subject-to deals? How do you pitch that to seller? Yes, sometimes. Does your chain hang low? Does it wobble to the floor? No, bro, it's pretty average, just to mid-chest. Can I use novations on land? Yes, but I don't know why you would. Well, I mean, yeah, I mean, I guess there's some kind of conventional financing, but yes, you absolutely can. The fact that people hitting on a job that can easily make $100K a year, very easily make $100K a year. You buying any Airbnbs? I'm considering it. I've got one property that I'm considering that I'm buying subject to that I bought live. You can go fucking watch the recording of me on YouTube, see how I locked it up, how I negotiated everything, how I explained subject to. That we may turn into an Airbnb. What kind of Rolex is that? It's a Submariner No Date, reference 114060. The one in Hampton? Yes, bro. Tried your cod recipe, so good. Fuck yeah, bro, I'm glad you liked it. Other than cold calling, what other marketing stuff you doing, boss man? I don't cold call. I mean, majority we're doing fucking digital advertising, man. All right. Is this a list of people you've talked to previously? Right now I'm calling people I've never talked to. These are people who came into my system, who filled out information on our website, we have not been able to get a hold of. That's who I'm calling. Where can we find these lists of properties to call? Bro, there's not— there's not just a website somewhere that's like, hey, here's a bunch of people who may be willing to sell their house for cheap. You got to work to actively find it. Now I've got all kinds of videos showing you exactly how to do that. Go to my YouTube channel, I got you. "How do you find buyers for your contracts?" Guys, if you need to find cash buyers, I have a video on YouTube called the Cash Buyer Masterclass where I show you exactly how you find buyers. A lot of money, World Cinco. Depends on the month though. Um, I don't know how to pronounce that word, but no, it's David Yurman, yeah. "How many deals in the last 12 months?" Uh, over 100. "this dude takes his job way too seriously." Absolutely I do. What do you mean, bro? This is my purpose, this is my career, this is my vocation, it's my calling. Dude, if you're gonna do something in life, fucking do it to the best of your ability. Too many people nowadays are just out there half-assing everything they fucking do. Dude, if I was a janitor, I'd be the best fucking janitor there is. Like, yeah dude, I have a purpose. I wanna be good at whatever the fuck I do. I'm not just some fucking dragon-ass, oh, drifting motherfucker. Nah, dude, we're here. I'm showing up. I'm fucking doing 100%. Whatever I'm fucking doing, we are 100% ahead. Yes, I take it seriously, bro. Yes, I'm a tryhard. What's the point of fucking living if you're not trying to be the best at something? Bro is crazy aggressive. Fuck yeah, bro, I'm fucking hype. What do you mean, dude? I got energy. I got fucking zeal for life. I'm not fucking— okay. We go fucking hard here, bro, and I do it and I'm not fucking ashamed of it whatsoever. We go fucking hard. It's a beautiful thing in life. David, my introductory course, Wholesaling 101 Guide on How to Get Your First Deal, is only $69 a month. It's a full fucking video course on everything you need to know. Now here's the thing, the The videos, I'm going to tell you right now, all that same shit's on my YouTube channel for free. You can go watch it for free. If what you're interested in is the videos, don't sign up for Wholesaling 101. You can go to my YouTube for free. What you get in Wholesaling 101 is weekly calls with me, right? Every single Tuesday I jump on, I hold office hours, and you can ask me whatever fucking question you want. In addition to that, I give all the members in Wholesaling 101 10,000 skip trace records every single month. So you don't have to spend money on marketing. I know in the beginning when you're starting wholesale business, you probably don't have a lot of money to invest in marketing. So I invest that money for you because I want to see you succeed. Also, you have a community where you can come in and ask questions. So for instance, today, if we just go to Wholesaling 101 real quick, I can see right here, comp, MAO help. Hey, I've got these deals. So look, I recorded a nice little video for him. All right, Andrew, so we got— so I go through the property and I explain to him how much he should pay and why. Any question, people come in, I check it in the morning, I check it at night, and I answer your questions. You can get that for less than the price of your phone bill every single month. It's $69 a month. That price is only going to be available in June. So if you're looking to learn how to wholesale real estate, I highly recommend you go check that out. Wholesaling 101, link is in my bio. All right, back to making calls.
All right.
What ended up being your net profit last month compared to the $250K goal? Chandler, the $250K goal was, hey, I've got 30 days to get as many deals as I possibly can. I got 18 of them. Out of those 18 deals, 9 of them are in marketing, and my projected profit on those is $170K. [FOREIGN LANGUAGE] So once those deals have all closed and we see how much money we actually made, I'll let you know. If I join, can you teach me how to do ads and marketing?
No.
Wholesaling 101 is not for me to show you how to do all of that stuff. This is an introductory course on how to get your first deal. I do have other programs where I'll show you the exact marketing that I do, the companies I work with, everything like that. But that's not— this is— that is not for beginners, right? When somebody's coming into this, there's so many fucking shiny objects, right? These things bouncing around. I want you to focus on one fucking thing. One fucking thing. And in the beginning, that's getting your first deal. It's cold calling. Cold calling, I think, is the best way for you to improve your sales skills so that when you get to the point when you do close a deal and you have money and you spend it on these more high-quality leads, but they're expensive, you actually have the fucking sales ability to close the deals. It's a whole fucking system, bro. Everything is— nothing's random. There's a point, there's a reason for everything. Typical time for a sale to go through? Guys, the cash conversion cycle from when you get the property locked up to when you actually get paid is between 45 and 60 days. What's the course for marketing? For that, that's— you got to be a part of Wholesaling V2. It's much more expensive. Method to the madness. Yes sir, big trucker boy, always, always. The, the, the, the duck emoji spam, I'm here for that, bro. I'm here for that. Bro, so damn aggressive. Breathe, bro. Dude, I am breathing. I'm telling you, my blood oxidation levels are definitely higher than yours, bro. I woke up, I fucking crushed chest, I fucking crushed cardio. Was I looking fucking absolutely jacked? Did I have D-cups out of my fucking mind? Yeah, I did. And now guess what?
After that, sorry, the person you were trying—
I drove home, I fucking got to kiss my girlfriend, I got to snuggle with my dog, we showered, and now we're at the office closing fucking deals, doing what I love, bro. I'm fucking jazzed. I'm jazzed, guys. We're fucking hype. You know how much caffeine I've had today? Zero. Actually, I take that back. I forgot I drank a fucking energy drink on the way to the gym, so I have had caffeine. We're fucking on one. That's what we're fucking doing. We're on one. I need some people to answer though. I need to chitchat. What the fuck? No guys, I'm not— listen, listen, I've talked about Adderall before. In college I discovered Adderall, right? One of these times I was like, all right, I gotta fucking do this big-ass project. Basically it was this like 100-page fucking paper I had to write. I was supposed to be writing like 5 things of it every single week, like that was the homework, and I just didn't do that, waited till the last moment. So, all right, I'm gonna try this Adderall thing, give it a fucking go, bro. I took a fucking Vyvanse and my ass was in the library with a fucking can of Copenhagen and a vape, and I had the best time of my life. I pumped out like 140 fucking pages of this fucking thing, some of the best work I've ever done. Turns out I did way more than was needed. I just didn't fucking understand the assignment, so I went hard, but I knew at that moment, I was like, "Oh shit, this is probably dangerous." Like, this could be very addictive, 'cause I loved the way it felt. I was like, "Damn, bro, me on Adderall, I'm fucking Superman." I felt like I took a limitless pill. So, throughout my course of college, I still continued to occasionally use Adderall. Maybe once a month, right? I'd take that shit, bust out fucking 8, 10, 12 hours of shit in the library or in the study room in my frat. Whatever. Upon graduating college, I was like, I'm done with that shit. I was like, look, here's the thing, man. I can see how I could totally become addicted to this shit and how like, like, what happens if I start taking this every day? I probably wouldn't be able to focus unless I took it. And all of a sudden, bro, it's a cycle. And I said, instead of relying on medication to become a focused motherfucker, why don't I just train my fucking mind to do that shit? And I'm really glad I did. So now Whenever I need to fucking hunker down, focus in, I just— I, I can fucking do it. I just get my mind to do it because I'm disciplined. That is much better than using any kind of fucking poisonous pharmaceutical that these companies put out. It's much better than taking fucking amphetamines all the time, right? Now look, they were fun, they served a purpose, used it to fucking do well in college every once in a while, but that is not a fucking solution for people. I'm not a fan. I do not— I think it's a terrible, terrible fucking thing how overprescribed that medication is. Now, I'm not a doctor, this is my intuition, but I think it's fucking bad for you. And if you're on it, you should try to figure out how the fuck to get off of it. That's my two cents. What's wrong with a few beers then? Yeah, dude, I don't drink either, man. I used to. Drinking's for the birds, bro. I don't need to fucking drink anything to be a different person, man. I do not need to poison myself. I do not need to consume extra calories to be a more fun social person. You just train your mind to get in that fucking mindset, bro. I love being who I am. I love my current reality. I don't need to change it by fucking drinking beers or alcohol or anything. It's been over a year since I've drank. Cutting out alcohol, never being hungover, has allowed me to do what I do every single day. It's what's up. Look guys, I'm wanting to live a life that most people don't get to. I want to live an extraordinary life. In order to live an extraordinary life, you got to be willing to do shit that other people are not willing to do. I'm willing to fucking cut out drinking if that means I can get to the next level. I'm going to do whatever the fuck it takes, you know what I'm saying? Bro is so corny. Cole, look, dude, whatever. If what I'm saying doesn't resonate with you, that's fine, man. The message isn't for you, dog. It's not for you. I'm just telling you my experience. You don't fuck with it, no problem, bro. Move on. Keep doing what you're doing, dog. Tyson, you're not a professional athlete, chill. Fuck no. See, I hate that fucking attitude, bro. People, oh, you're not a professional athlete, why you work so hard in the gym, bro? Because, dude, I want to be the best fucking version of me possible. You only get one fucking life, dude. It's a goddamn shame that more people don't take it seriously. Every single day, bro, I need to be the best version of myself. It doesn't fucking matter that I'm not a professional athlete. I don't care. I need to be the most physical fit I possibly can. I need to raise my vibration to the highest possible level, raise my fucking frequency, dog. And you become the best version of me. My guys, Wes Watson said it very well. Wes Watson said, bro, it is your fucking responsibility to become the man that you admire and give that man as a gift to the world, right? That's what I'm fucking doing, bro, every single day. I need to become the man that I admire. I need to get better and better until I become the absolute version of the self that I want to be. And at that point, I need to give myself as a gift to the world. That's what I'm doing each and every single day. We're on here, bro. We're fucking preaching, dog. You guys caught me in my flow state and shit. How long does it take me to get my first wholesale deal? Guys, I hate that fucking— that attitude, bro. Not how long is it going to take me. You need to say I'm willing to do however long it fucking takes me to get the deal. Best version of you is not charging $1,000 for a damn course. I don't charge $1,000, I charge $69 a month. However, my other shit I do charge thousands of dollars for. Hey AI, if you had something that consistently made you over 100 G's a month Would you just give it away for free? Nah, dude, I'm fucking good at what I do. And guess what? If you give shit away for free, people don't fucking care about it, bro. They piss off. They don't give a shit. It's the number one reason why nobody gives a fuck about the public education system. It's 'cause it's free. When people make the investment, they buy in, there's a fucking spiritual exchange there, bro. If I just give you everything, everything for free, bro, then we create an imbalance of energy. There's potential energy there that just gets fucked up, dude. There's a yin and yang, everything's in balance. If I'm gonna give you something that can reward you so much, you have to give me something in return, bro. And that's what I believe. Best version of you is anyone but the way you're acting. Bryce Levine, dude, I don't give a fuck if I'm not for you, dog. I'm gonna be absolutely the version of myself that I fucking like. And if that's not for you, I don't give a fuck, bro. Go on, go somewhere else, dog. I'm just— by being myself, I will attract the people who are about it. And if you're not about it, I don't give a fuck, dude. Not everybody needs to like me. I don't care. People need to stop trying to please everybody, dude. I'm be authentically myself, and that vibe will attract my tribe, dude. If you're not part of it, don't give a fuck. Keep going, dog. Oh, Benji, bro, Never has anybody fucking checked me in person. I'm the exact same way you guys see, like, on live. This is how I act in person with fucking strangers, everybody. But you're absolutely right, nobody will fucking check you, dude. They love to sit behind and fucking comment, and that's what they do. They comment. They see me doing some shit they don't fucking like, whatever makes them feel insecure, they need to try and bring me down. They make fun, they say some shit like, whatever, oh, Tyson's got a fucking zit, or like, his fucking hair sucks, or whatever the fuck it is. I don't give a fuck, man. Low vibrational energy, that's all that is. I don't fucking vibrate at that frequency, dog. We move on. We move on, guys. I'm fucking juiced about that fucking deal in Colorado, bro. That one's gonna be a fucking banger, dude. Public education system is absolutely full of shit, Cole. I'm with you, dog. I'm with you, bro. Fuck yeah, Omar. I appreciate it, dog. Tyson, I'm in Glendale, super interested in this. Uh, Big Trucker Boy, if you're in Glendale, if you have sales experience, I recommend you fucking hit the link in my bio, scroll down the thing that says are you interested in working with me, and fill out an application. What's your take on college? Because I know some people don't support going to college. Look, Elijah, I went to college. It was fucking one of the— it was so much fun, dude. I met amazing people. I met my fucking— the love of my life. My soulmate Meredith, because I went to college. Now, do I think that going to college is the best financial investment you can make? Absolutely not. However, I got a badass scholarship. I was able to go damn near for free, be able to graduate, don't have to worry about any fucking debt because of the position I was in. Now, do I think that if you want to go learn how to make a bunch of money, is going to college the best route for you? No. Do you want— if you want to go, your dream is to be a doctor, yeah, you need to go to college. Right? But I think they— if the thing is I would need to go to college so I can make more money, then you're doing the wrong thing. Yes, I graduated summa cum laude from the University of Alabama with finance degree. Not everyone got to be like him though to have success. He makes it seem like he knows everything. Dude, I— what do you mean, bro? What do you mean I feel like I know everything? The more I learn, the more I realize the less I know. I'm just telling— I'm just sharing my experience, dog. Yes, Dre, wholesaling is sustainable long term. Arbitrage will always exist. Did your dad get you the job? Me and my dad started the company together, Jake. Haters, homie. Dude, hey, listen, if I didn't have haters, I'd be doing something wrong, man. If I'm not pissing somebody off, you're not making enough noise. You're not doing shit right. I got to be pissing people off. Yes, General Custard, buy low, sell high, man. Value investing, dog. Yes, Jamie, absolutely. Jamie says college for technical or professional career paths, otherwise no, except for experience and relationship. Yeah, 100%. I think that, look, like, if you got to take out a bunch of debt and stuff to go to college It's just probably not the move. Do something else. I don't have setters, bro. I really wish this guy would answer. His name's Brad and his property's in a place called Wartburg, Tennessee. I'd really like to learn about Wartburg. I need to know what goes on there. Guys, if you're interested in hearing the story of like starting the company, me and my dad, all of that, go listen to our episode on Real Estate Disruptors. I can't remember what episode number it is, but go to Real Estate Disruptors. It's a podcast by Steve Trang. It's one of the places where I learned how to wholesale. It's a fucking phenomenal podcast. Um, and listen to the episode with me and my dad, and we talk about how we got started, everything, what my dad used to do, all of it. What do you think about a kid with bad grades but will work his ass? Dude, I don't give a fuck about grades, dog. I always got good grades, but look, I mean, here's the thing is I, I feel like it would be important for my kid to get good grades, not because I believe that, that it shows that they're smart, but it shows that they can figure out how to fucking problem solve and jump through hoops. Right? That's something I figured out. Like, I'm— dude, I told you, I'm Mr. fucking Results, bro. And I learned how to get the result that was necessary, you know what I'm saying? The result was fucking good grades. I didn't care how I got them. We figured it out, bro. That's what I did. Some call it cheating. Let me tell you, I got good grades all throughout school. Did you cheat in college on tests? Dog, I got the result, bro. That's what I did. I got the result. What's the podcast called, guys? It's called Real Estate Disruptors with Steve Trang. It's a phenomenal real estate podcast. It's where I learned a ton of what I know from listening to that podcast. All right, we are at 10:30. I love it. All right, excellent session this morning. We talked to one guy, we got one, or we talked to two guys. We got one closed deal. It's gonna be a fucking badass deal. I'm gonna go talk to Doggo. I'm gonna do some fucking analysis on this shit.
