Alright.
They got like a weird aftertaste or something.
All right, what is good? What's up, Tristan? How you doing, bro? Absolutely right, it is. All right, we're going to kick the day off with Mr. Mark here in Seymour, Indiana. What's up, Landon? How you doing, bro?
All right, your call has been forwarded to an automated voice messaging system.
8-1— whoa, just on the dialer! I love it, bro. Yo, what's up, user 124576317?
Hello?
Hello, Mark.
No, this is his wife Sheila.
Oh, hey Sheila, my name is Tyson. Looks like you or Mark might have filled out some information on my website about selling a property over in Seymour.
Yeah.
Awesome, well have I caught you at a bad time?
No.
Fantastic, well Sheila, what I'd like to do is ask you a few more questions about the property. After that, one of two things will happen. Number 1, the property will fit our company's buy box and we'll be able to have an offer for you, or number 2, it won't and we'll be able to point you in some better directions instead. Okay?
Yeah.
So I'm getting the property pulled up right now. Looks like it's about a quarter of an acre. Is this just a— is it vacant land or is there a home on the property?
Yeah, there's a home on the property.
Okay, gotcha. Just when I pulled it up on Zillow, I see it's for sale by owner. I just saw, you know, there's no pictures. There's just like an aerial view.
Right. Right. Yeah, it's 3-bedroom, 2-bath, 1,555 square foot with an attached 1-car garage and fenced-in backyard.
Okay, very nice. So I see it's been listed for sale by owner for, you know, a little bit over 3 months now. Have you guys been getting any good offers?
Got a couple offers.
Okay. Why do you think it hasn't sold yet?
I haven't accepted the offer.
Okay. Were they just, you know, what, like, what was wrong with the offers? Like, were they not closing on time or what didn't you like about them?
Lowball. They were lowball offers.
Oh, gotcha. Okay.
So, I mean, right now, right now the Zestimate on Zillow for this house is $217,000. Yeah, right. And it's listed for $192,000.
Well, I mean, I will be— I will be honest with you, Sheila. I mean, Zillow tried to buy houses based on their Zestimate, and they lost half a billion dollars. So it's not incredibly accurate.
Why we listed it— that's why we listed it under what they— you know what I mean? We listed it under— yeah, it was $217,000, what it's listed— what is their say— and we listed it for $192,000.
Gotcha.
And we're willing to come down a little bit. You know what I mean? We're willing to come down a little bit on that. You know what I mean? But—
Well, hey, here's what I wanna do. Here's what I'd like to do, Sheila. Let me get some more information about the property and then I'll figure out what the absolute most we can pay you for. You know, hopefully it'll be close to that $192,000 number. So when I'm looking at this, let's see, Springer Road. I'm trying to figure out exactly where this is located. Is it kind of like— I don't know, when I pull this up on, on Zillow, is it like in Seymour or is it gonna be on the outskirts a little bit?
Nope, it's in town. It's right in town. It's backed up against Freeman Field and there's a middle school like right across the street. I mean, it's like right down the street, the middle school is. It's on a you know, private single road, Springer Road. It's like a subdivision there.
Okay.
And it's really close, you know, it's right in town. So yeah, very convenient location.
Gotcha. You said it was across, uh, or it backs up to the middle school?
Yep.
What's the, what's the name?
Right across the field.
What's the name of that middle school?
Seymour Middle School.
All right, sorry, I'm just having trouble locating exactly where this is. Um, So I want to hopefully—
yeah, look on O'Brien Street. It's right off of O'Brien Street, Holiday Drive.
Okay, O'Brien Street. Is it gonna be north or south of the, of the 50?
Jesus, you're asking me. Let's see. It would be if because, you know, 50 runs north and south. So it would be, I guess, east. It's like one street over. Like, if you're running down 50 and you take a left on O'Brien Street, it's like the second left.
Okay. All right, here's what I'm gonna do. Yeah, here's what I'm gonna do. Um, let's just run through, uh, the questions about the property, and then I'll mess around with trying to find it in a second so I don't waste too much of your time here. Alright, so 3 bedrooms, 2 bath, and then 1,500, just under 1,600 square feet. You said that there's a garage on the property?
Mm-hmm.
One car or two car?
One car.
Alright, one car garage. I assume it's on city sewer?
Yeah.
Okay, and then I'm seeing that the property was built in 1981. Is the roof on the property going to be the original or has that been changed?
No, it's been changed. 2 years ago, new roof put on.
All right, new.
Brand new air— new roof was put on 2 years ago. Got the receipt for that. And the air conditioning and the heat pump, brand new at the same time the roof was put on.
Excellent. Okay. Is this a 1 or 2-story house?
It's a 1-story house.
Is there a basement?
No.
Excellent. And then, um, on a scale of 1 to 10, 1 being we should probably like tear down the property and build a new one, and 10 being it looks like it just came off one of those flips you see on like HGTV shows.
About a 7.
Okay. Well, what do you think would need to happen to make it a 10?
Um, there was a few places on the rafters on the outside because it's got a cathedral ceiling all the way through the living room and dining room with a fireplace.
Okay.
So there's a couple places on the rafters outside that kind of need to be repaired, just wood replaced. It's nothing major. Um, it needs new carpet. And, uh, a couple little baseboard strips in the bathrooms, you know, a brand new— we put brand new toilets in it already. And then there is a soft spot in front of the kitchen sink where there was a leak for a while that nobody fixed, and that little spot in front of the sink needs to be replaced.
Okay.
Um, that's it. Okay, got a brand new garbage disposal just put in less than a month ago, brand new sink faucet just put in less than a month ago. Everything's functional, everything works good. It's got great— I mean, the electric bill's about $200 a month, and that's if you run the air conditioner, the heat full time. The water bill runs about $50 a month, and the sewer bill runs about $20 a month. So it's like very, very manageable.
Okay, excellent. Um, In the, uh, in the kitchen, what color are the cabinets?
Brown.
And what kind of pictures? Okay, could you, uh, could you text me those pictures, or do you have like a link that I— somewhere I can go see them?
Can I text them to this number? Yeah, no problem.
Okay, perfect. Yeah, text me over those pictures and then that'll give me a good idea of where we're at. So it does look like my company would be interested in buying this property. So what I'm going to do is as soon as you can send me those pictures, I'll take a look at them with the underwriter and then we'll give you a call back. We're very transparent. We'll let you know, okay, here's exactly our plans for the property. We are investors, so we are looking to make money on them. So we'll tell you, hey, here's our plan, right? Whether that's, yeah, we're going to buy this, you know, we'll do whatever needs to be done, rent it out, that's why we need to be at this price or whatever it may be. We'll explain it, okay?
Okay, I can only send 10 pictures at a time.
No worries at all.
Oh, hold up. All right, let's see. Here's the first 10. Then we'll do bathroom, kitchen, bedroom. All right, I'm gonna send you 10 more, then we'll go to the backyard. Let's see, ceilings, brand new heat pump, brand new roof, outdoor, brand new garage outside. I just put a freaking 24-foot, 52-inch deep pool and a hot tub in there. Let's see, which I probably take that with me. You know what I mean? There's no sense in leaving that there, but that depends on, you know, if it'll up the property value or whatever. Okay, so I sent you a bunch of pictures.
Excellent, excellent. I do appreciate that. You said your name is Sheila, right?
Uh-huh, yes.
Okay, perfect.
Okay, well, Sheila, let me send you a picture of— let me send you a picture of the garage as well. As well.
Oh, excellent.
Okay, yeah, I'll go ahead and send you all those. Then you can see the outside. I put like brick walkway in the back porch. You can see the fenced-in yard. I got a brand new fire pit in there, uh, the brand new garage. We tore down the old garage, but it— or not garage, but outbuilding. Another outbuilding there, and it's solid. It's like brand new. And then let's see what else you got. And of course it's got all new windows and it's a sliding double lock, double pane. Um, let's see what else. No, 2 full bathrooms. They've got, we've got, uh, we've got, uh, you know, bathtub and shower in both. Okay. Did you get them?
Um, yes, I can see they're coming through. I can't look at them right now while I'm on the phone. Um, but, uh, I'll go ahead. As soon as we jump off, I'll take a look at them with the underwriters and I should be able to give you a call back in the next 10 minutes, okay?
That'll work.
All right, thank you so much for your time. Sheila, we'll talk soon.
All right, thank you. Bye-bye.
Thank you, bye-bye. All right, boys, guys, the hat, this is my buddy's company. He has a waste junk removal garbage company in Massachusetts. They're fucking the GOAT. Gustaldo, Waste to Recycle. You cannot get this. This is that unreleased drop. Can you make your chest puff? Of course, guys. What the fuck? Of course, dog. We got fucking yits over here. We're fucking D-cup, dog. All right, how's this thing looking? I mean, we're gonna have to fucking absolutely murder her on the price for sure. Do you see the housing market taking a big dip soon? Logan, man, I do not have a glass ball. I'm not a future teller. I have no idea, man. Bro looking like a fit Lizzo. Thank you, bro, I appreciate that. What reference number is your sub? Um, I don't know, 116040, I think. I want to say, pretty sure. Yep, 114060. All right, she wants too much, right? Yeah, definitely. All right, where do you do most of your business out of? Inspiring. All over the place, man. All right, taking my real estate license exam in 2 months. What can I accomplish in the meantime? I don't know, man, I'm not a realtor, dog. What does your company do? We buy and sell houses. All right, let's see what the fuck we got here. Let's see what's in the neighborhood. So here's a 239, looks pretty good. Here's a 147, pretty as is. All right, okay, let's, uh, I gotta pull up and I gotta look at these pictures, guys. Dude, Celsius, man, has been dropping the ball for me. I don't know what it is, I used to be a fan of them, but I feel like all Celsius kind of have this like taste that I'm just not fucking with. So, uh, yeah. All right, what are you looking on right now, guys? If you guys want to see my screen, what I'm looking at, I'm also live on YouTube and you can see my screen and all this other kind of shit. So you can see exactly the properties I'm looking at and everything like that. All right, ah, all right, let's see these pics, see what we're fucking working with here. All right, curb appeal good. Okay, we got old doors that need to be replaced. Okay, super dated. All right, so their house looks very similar to this one, very similar. Now this one's showing that you clean it up a little bit, you might be able to sell it for $239,000, but that's just one comp. That's just one comp. So let's see if we can find some other that would also back that up. All right, so here's— now this is a two-story, so we're not going to comp against that. It's $195,000 with a carport, pretty as-is. Okay, this over here though, in this area, what's this? $175,000. This is decent. Yo, uh, and Draken 6, thank you for subbing to YouTube, bro. YouTube channel, my name, Tyson Smith. I bought wholesaling 101 yesterday but did not receive the email to get going. Ruben, something's fucked up with my Zap. Let me send that over to you right now. I'll figure that out. Let's see here.
Ruben.
Oh, I guess I better fucking invite everybody who joined because the zap's fucked up. All right. Oh, we had a bunch of people sign up for Wholesale 101 yesterday. Let's go! Sorry boys, I gotta invite all these people in Wholesaling 101. All right, I think that's all. Okay. Did your mom order that wallpaper? No, my dad did. Let's call some Kens. Ooh, not game. Not game for all that. What's up Riley? How you doing? Just got it. Thank you. Hey, thank you for letting me know, man. I gotta fucking put that on my top of the fucking to-do list is after this shit, after I'm done, call in for the morning. I need to fix my fucking automation, AKA I need to get somebody on the phone who can fucking fix it, cuz I don't know how to. All right, let's get the handy dandy fucking notebook. All right guys, hired the fucking sweetest lady of time yesterday, bro. She used to work at Open Door doing transaction coordination. She's gonna come do some transaction coordination for We Buy Homes Cash. She was the sweetest lady of all time, bro. I'm so excited for her. All right, to-do. Check this out, boys. Check this out. To-do.
Boom.
Ready? Fix Zap. Check it out, boys. That's the to-do list. That's what I'm talking about, dog. All right, all right. So this is definitely a comp I'm going to bring up to her. We got $174,000. It's fucking 300 square feet bigger, more updated. For sale for $174. So this is a comp we're going to want to talk about for sure. Um, I'm a Zapier expert, my man, happy to help. Yo, if you guys are a Zapier expert, send me a DM on Instagram right now. Also, if anybody in here is an expert on OBS, Streamlabs, I need some fucking help with this shit. So also send me a DM. I need some help. I need to figure it out. Yes, school integration, Luke. Um, what's up, Tristan? How you doing, dog? Uh, yeah, I need somebody to help with my OBS too. I need somebody to help where I want the audio to come. I want to be able to wear headphones so I can hear the motherfuckers, but I also need that audio still to play to the people watching on YouTube. Um, because I want to be able to take calls out in the sales floor with, uh, with my boys. Yeah guys, I'm also streaming on YouTube. All right. Yeah, Luke, I'm just looking. I've got a simple zap, uh, just so when somebody signs up on ThriveCart, it immediately sends an invite email to the school group. To the email who made the purchase. It's a pretty simple zap, but I just fucking, I don't know, not fucking working. Alright, back to what I was doing here, comping this property. So we got a 174 for sale that beats her house, so we obviously gotta be less than 174. As far as solds, we have, Where is that property I want to show her? This one. This is actually what I'm going to show her. I'm like, hey, you familiar with Ash Drive? You got a property right there, very similar house that sold for $147 grand fucking 6 months ago. Now we do have this $239, but I'm not going to— I'm not going to say, guys, we only have the one comp. Let's see if we can find any more though. If we can scroll out, let's go high-low. Oh, we have a $280,000. Where the fuck is that? Where's this $280,000 at? Oh, it's— is it up here? Okay, yeah, so we definitely don't want to compare it to that. Um, we have a $255,000 right here, redone. $255,000. All right, okay, we'll go to $225,000. We'll call ARV $225,000. 1,500 square feet. It's going to be a full remodel, boys. Full remodel. Yeah, we got to be at 95K for show. For show, for show, for show, for show, for show. All right. Yeah, Luke, dude, if you could hit me up, if you think that's something you'd be able to fix, man, I would be very grateful. The rain orange dreamsicle, facts, Cade, that shit's gas. All right.
Hello?
Hello, Sheila?
Yes.
Hey Sheila, it's Tyson again with We Buy Homes Cash. Is now a good time to go over our offer?
Sure.
So we were able to take a look at the property and here's what I found. I think that this house could sell for $225,000, but even though it's in great condition, we would need to do a full interior remodel on the property. So I am seeing that, right, there are other comparable houses around the same size that are selling in that range. But in order for us to get there, we would be looking to redo the flooring. We'd have to pull out the cabinets, put in new cabinets, new countertops, new vanities, uh, tile in the shower, the full works, as well as paint and new flooring throughout. Um, our estimations that that would cost us about $50,000. Based on that, uh, for us to purchase the property all cash, be able to close on your timeline, so whatever works for you we pay all the closing costs, there's no realtor fees. We need to be at $95,200.
No, no, I already had an offer for $140,000.
Oh really? Well, here's what I'm gonna— here's what I did want to tell you, um, what I'm seeing. So are you familiar with, uh, Ash Street? Just a couple streets down from you?
No.
Um, so just a couple streets down, there's a property, 701 Ash Street. It sold. I think it looks very similar to your property, and that sold on the market for $147,000. So what I was going to tell you was, look, I think the— you know, I think that's where this property sells for, right? Somewhere in that $140, maybe $150 range. So I think that if I had an offer at $140,000 that was, you know, without realtor fees, I mean, I would definitely take that offer.
Right. It's cash offer.
Oh, I mean, then that— yeah, that, that seems like a home run to me.
Right. Yeah, it's cash offer. They called yesterday and offered us that and we told them we needed to think about it for a couple of days.
Gotcha.
I wanted to make sure that we weren't like getting lowballed or whatever.
Yeah, no, absolutely.
Yeah, you know, and everything, because the neighborhood that we're in is so wonderful, you know what I mean? Like, it's so quiet and the neighbors are wonderful that are there. I've got a pastor on one side and a retired nurse on the other, and they've been there the same amount of time. So this house has never been owned by anyone but the Malones. It was built by Betty and her husband, and now me and her son live in it, and it's never been owned or lived in by anyone else besides them. It was built in 1981, um, you know, that's amazing, the ground up. So that, that this house has been owned by the same family for 42 years, so, you know, and it's been taken care of. So that's where I'm at on it, you know, because it's got a 6-foot fence in backyard all the way around it. You know, and it's just, it's, it's worth more than 96, you know what I mean?
Hey, look, I, I mean, I, I hear you and I agree with you. I'm looking around, seems like a beautiful neighborhood, beautiful place to live. Uh, so I, I mean, I, you know, I'm just telling you, if I were you, I think if I got the offer at $140K cash, I'd say yep, absolutely. Um, like I said, based on my numbers, what I'm seeing, I think that, uh I think that seems extremely fair.
Yeah, I do too. I just wanted to, you know, I wanted to fill out and make sure, you know, yeah, of course, companies, just to see, you know, if that was a good deal or not. And before we made a final decision, because we, we have kind of a little bit of a timeline that we have to meet with this other place because, you know, we want to talk about it with family and all that, you know, and everything. So we had to get everybody together tomorrow morning. We're going to just discuss it and decide. Okay, that's where we're at.
All right.
Yeah, but I appreciate your help. I mean, that's wonderful. I appreciate the offer, but you know, $225,000 minus $50,000 is still $175,000, not $90,000.
Well, so, you know, I mean, the way, the way it goes is, look, if we're to sell it for $225,000, we're going to sell on the market with the real estate agent. That's going to cost us 6% to pay the agents, about 2% in closing costs. Now we're at $207,000. I told you we'd pay the closing costs on your side when we buy it from you. That's going to be $2,500. We put $50K into it, and now we need to make some money on this. We're not shooting to make a home run or anything. In fact, just transparently, we'd be looking to make $30,000. That brings us to $118K. Then when you factor in our hard money costs, everything else, you know, it's just that that's where it needs to be.
I see where you're coming from. I see where you're coming from.
But I totally get—
I see where you guys are coming from.
I totally get if that doesn't make sense, and like I said, I think that, you know, somebody else has a way better offer, so I would go with that.
Alright, thank you so much.
Alright, thank you, Sheila. Have a good one.
You too, bye.
Bye-bye. Alright, so here's what we're gonna do. I heard some very important things there. Number 1, she's building another house, buying another house, something. There's a timeline. Whoever's locking this house up at $140K, unless it's some buy-and-hold investor, they're probably not gonna close. You're not gonna be able to wholesale this for more than $140K. Like, that's just, that's not happening. So I'm gonna follow up with her in a month, and I'm gonna say, "Hey, hope everything went well with that offer. How's it going?" Now hopefully they say, "It's going great. The property's closing, we're on our way." But there's a chance that they're gonna say, listen to this, they ended up saying that the financing fell through or whatever, their financial partner didn't agree to it, blah, blah, blah, whatever the fuck it is, and they actually had to cancel the contract. I'm gonna say, oh my gosh, I'm so sorry to hear that. Now you can see why I had to be where I'm at, right? Because that's the way the numbers make sense. So we follow up, we follow up. I think you said hopefully the wrong thing. No, guys, I hope it works out for her. Like, I mean, I don't want— I know I've never want somebody to like, for it not to work out just because then it makes me money. Like, look, I'm good vibes, bro. I want everything to work out for Hello, Jackie?
Yes?
Hey Jackie, this is Tyson over with We Buy Homes Cash. How you doing?
Oh, not so great. Just got judgment a couple hours ago. I have to sell my house 50/50 and the judge has listed it with the realtor.
No! The husband's getting half? Or the ex-husband?
Oh yeah, and 50% of my pension, which makes no fucking sense to me, but it is what it is.
Jeez. This is the same guy you said that you were afraid might try and burn down the house?
Uh-huh. The same one who lived off of me and couldn't pay his own phone bill or insurance, and I took care of him and his mom. Yeah, he's getting 50%.
Gosh, that's, that's terrible, Jackie. I'm really sorry to hear that.
No, thank you. Yeah, I literally just got the information. They signed it on the 13th, but my lawyer didn't send it to me until mid-morning. So I've been dealing with trying to apply for another home loan and figuring out what I'm going to do. I've got until closing to get out, and it's got to be listed by the 30th. Yeah, um, they appointed somebody from Keller Williams to sell it.
Wow, that's—
yep.
Well, I mean, look, I, I hate to hear that that's how it worked out, but, uh, you know, hopefully we can find some sort of silver lining and, you know, move on from it. And hopefully that that's the, you know, last you ever have to deal with this guy.
Exactly. The way I look at it is if I pay my debt and get into another home and have a little bit in the savings I'm okay. Yeah. Evil's always gonna persist with evil and karma's gonna get him somewhere down the line.
Absolutely. You're absolutely right, it will.
So, but thank you for your time.
Yeah, absolutely, Jackie. I'm sorry that it didn't work out the way that we were hoping, but I wish you the best of luck. All right.
You too, Tyson. Thanks.
All right, bye-bye.
Bye.
Poor Jackie, dude. That fucking sucks. So that girl basically, um, she got married to this guy like a year ago. So I mean, she's probably a little bit of a nutcase as well, but, uh, she got married to this guy that she knew for like 2 months. He ended up being crazy. Shocker. And, uh, I don't know, she fucking divorced him, but then now he gets half her shit. So doesn't normally work out that way, right, where the guy gets half the girl's shit. Breaking stereotypes. But yeah, she was like, yeah, I just want to sell it. Like, I don't want to list it on the market because I'm afraid if he sees it's listed on the market, he'll burn, burn the house down or some shit like that. I'm like, damn, fuck, shit, bitch. I love that song, Mo Bamba. Fucking banger. All right, you guys remember, for those of you guys who are like my age, who were in college when Mo Bamba came out You guys remember that shit? You guys remember that shit, dude? That shit was fucking hype, for real. Fire damage house would be nice to wholesale. Yeah, absolutely. You just got to get it at fire damage prices. All right, let's get Jeff locked up. What the fuck, man? We still don't have Jeff locked up. This house in Rifle. The fuck's going on with him, man? I don't remember when Mo Bomb came out. I want to say like 2018, maybe 2019. Old Man Don, bro. Old Man Don decided not to sell. I was in middle school. Oof. So what, you're in high school now? Nice.
Hi.
So Rod, you can absolutely copy my calculator. Look at this, look, I'll even make it bigger for you, right? You can count—
you—
this is a very simple calculator to build. There's nothing crazy on here. Everything is very self-explanatory. The only thing it's not is the holding costs. And this is just calculating the hard money loan. We're just calculating 12% interest for however many months. That we think the flip's gonna take. Super easy. However, if you don't wanna copy it all, you get this calculator as well as in-depth tutorials on how to use it when you join Wholesaling 101, plus you get all the other contracts you need, plus you get all the other video tutorials you need, plus you get weekly calls with me, plus you get 10,000 skip trace records so you can call and you don't have to spend money on marketing, and you can immediately get leads so you can start wholesaling real estate on your own. Plus you get a community where you can come in and ask questions. Guys, look, just today, for those of you guys who are watching, on, uh, YouTube. Let me show you guys. Just today, if we go to the community here, look. All right, this is a question I'm gonna answer. He just posted it though. Look, MAO help, I come through, I make a video, I explain to him exactly how much you should offer on every single house and why. Comping help, come through, make a video, explain exactly why, what he needs to offer. Guy has a question, we come through, we answer. Doesn't know how much to offer, get a video, explain them exactly why. Guys, you get all of this help for $69 a month. I'm only The price is only going to be $69 a month for the month of June. So if you guys are interested, act now. Now back to what we were doing, which was buying more of my own deals. Okay, Jeff didn't answer. All right, what do we need to do? Who needs an offer? Who the fuck is this? Tyler? Oh yeah, I remember this guy. Let's call him. This guy's going to be pissed, boys. This guy's going to be pissed. "Do you ever do business with Eric Schmidt?" I don't know who Eric Schmidt is. Who's that? "Are you doing group tugs for the Wholesaling 101 guys?" No. At that level, you do not get the group tug.
Yeah, that sounds great. Yep. Let me know or just have her reach out to me. That'd be fine.
Hello, Tyler?
Thank you. Appreciate it. Hi. This is Tyler.
Hey Tyler, this is Tyson with We Buy Homes Cash. We spoke yesterday about your property in Peoria.
We're good.
Hey, sorry, I tried to give you a call yesterday, but I wasn't able to get in touch with you. Is now a good time we can go over our offer?
That's fine.
All right. So after looking at the property, what we found is the best we'd be able to get you is $460,000.
All right. Thank you for the call. Appreciate it.
Does that not work for you, Tyler? Well, I was hoping for more drama, but oh well. All right, Eric Schmidt is a TikTok streamer, does subject-to deals similar, pretty interesting channel. Oh, right on, I'll have to look him up. What lookups do you use to look up houses for virtual, bro? What Dog, you seeing me, man? I just use Zillow, dog. All right, how come you're on the phone with the actual seller and not agents? Because I buy off-market properties, guys. With all real estate, commercial real estate, multi-family, everything, the cheapest deals are found off market. The most expensive deals are sold on market. So here's what I do. Listen, I'm not fucking that big brain, but here's what I got figured out. We buy houses off market and then we sell them on market. Boom. What is one thing you wish you did better in your business? Hmm, Josh, we definitely need to be more organized. We need better systems and processes, and that's exactly why I just hired this fucking woman named Gina who is fucking goated. We had the interview yesterday. She is a system person. She's going to be our TC, and part of her thing is she's going to help build us out all kinds of systems and process for the entire business. She's going to build out training manuals and fucking checklists and shit. And anyway, she just seemed like a fucking absolute saint, so I'm stoked about her. What software do you use to stay organized? Coleman, I use a CRM called Podio. How much did Tyler want? Tyler wanted $530K. I think his house sells for $515K on the market. All right, I'm asking keywords. I don't look for keywords, man. Like, Zakaya, I'm not sure. Are you asking like, am I looking up for certain houses on Zillow? Like, am I looking for certain keywords to find houses to call? Because, uh, I don't do that. Minimum amount to invest in one house. What? You look like Robbie Lawler. Who's that? She's the top G. Yeah, bro, she is the top G. Hey yo, who watched— yo, put a 1 in chat if you guys watched the emergency meeting yesterday, the— on Rumble. Put a 1 in chat if you guys watch that. Let's go! We got one guy who watched it. I watched the entire fucking thing, bro. Okay, we got 2. That's what I'm talking about. 3, right on, dude. Dude, that 4, fuck yeah, boys! Robbie Lawler is UFC fighter. All right, do I have to look this guy up? Is this shade? Okay, he's like decently handsome. I'll take it, I'll take it. Thank you. How do I find off-market house on Zillow? You can't. Well, I mean, you can find for sale by owner, but that's not the way to do it. What's the emergency meeting? Uh, that's where the Tate Bros fucking get on live. They get on Rumble and just yap. But they were talking about like their prison sentence, why they were in jail, and shit like that. They— dude, guys, so Tristan said that the official reason why they were in prison is because they were accused of creating a criminal gang to steal money from TikTok accounts. Like, that's the reason why they're imprisoned. What? Like, that seems like an insignificant amount of funds for them to steal, right? Like, shit in TikTok accounts. Like, bro, you're like— guys, I mean, look, not like I'm a massive creator or anything, but I think like every single month on TikTok I make like $7 or some shit like that. What kind of motivated sellers do you do the most deals All of them, bro. There's not like one specific kind. Typically, it's people who are in some kind of financial struggle, some people who have houses that need a lot of repairs, or people who inherited properties, or people who are moving and need to be like moving fast. All right. Okay, we have 12 text messages we need to go through. Let's see what's up. We have Mia in Chennai who has said— What'd she say? It's loading. All right, where are the leads from, guys? We run ads. We run ads on Facebook, Instagram, Google, YouTube. Say, hey, want to sell your house fast? People click the ad, they fill out their address, their contact info, we give them a call. All right, can you get a list of cash buyers from a title company? They might provide you with one, I'm not sure. "Do you actually buy or just relist for sale?" We are relisting for sale, Jared. I never actually own these properties. "I was asking for keywords because I see Jerry Norton doing his wholesaling on market deals." Yeah, man. So I don't do any of the on marking stuff, but other people do. They crush it. Another really good guy to learn from about on market deals is Ryan Zolan. Guy's a stud. All right, what the fuck? Why aren't these texts loading? I want to see the text. I, I must see the text. All right, I can't see the text. Whatever, fuck it, we'll just call her. Oh boys, your boy got to fucking piss. It's like my 5th piss of the day already and it's 10:44 AM. Do you remodel/fix these homes? No, Ronnie, we sell them to somebody who will. Where can you find cash buyers? Uh, Nika, I've got an entire video on YouTube called the Cash Buyer Masterclass. Go watch it, it'll tell you everything you need to know. What's up, Jared? How you doing, dog? All right, how do I get started in this? Simple steps. Step number 1, you need to find— you need to generate leads of motivated homeowners. Step number 2, you need to skip trace them so you can get their phone number. Step number 3, you need to call them and see if they'd be interested in selling. Step number 4, of the people who are interested in selling, you need to make them an offer, comp their property, get the MAO. After you get the email, call and make the offer. If they accept, send them a contract. Step number 6, sell that contract to a cash buyer. Step number 7, close the property, get paid at closing. That's what's up. You ever collab with King Kong? No, I haven't. I've talked to King Kong briefly on Twitter at one time, but that's a guy I'd like to meet. I fucking love that dude. He's so funny. Um, do you think Joe Riley is a clown? Uh, no. I mean, I don't, I don't really know him personally or anything like that. I— his TikToks recently started coming up on my page. Seems like a good dude to me. Kong the goat. Yeah, dude, Kong's a stud, bro. All right, how much for the mentorship? Guys, Wholesaling 101 is only $69 a month, bro. Less than a phone bill. All right, be right back. I gotta piss. We'll handle some more bids. All right, holy fucking A, boys. Your boy fucking— we're deep in the cut. Your boy is starving. Fuck.
Hey Blake, that meeting's That deal's at 11? Yeah. Lock.
Alright, boys. I just remembered I have a meeting in fucking 11 minutes, but we'll keep making calls until we get there. Alright. Do you plan to start buying some of your own deals? Flipping, buying, and holding? Nate, yes, we are going to start flipping in Arizona. Starting probably next month. On Ovation deals, are you using a nationwide realtor or calling somebody local to the market? How do you show the property? Luke, we use a flat fee listing service. We show the property because we just send a lockbox to the owner, they put it on the property, we have somebody who wants to go see it, we set up the showing, let the owner know, hey, we're going to have a showing, and then whatever. Thoughts on batch leads? Batch leads is great, man. I am talking about a one-on-one mentorship. For one-on-one, it would be much more expensive, man. You can send me a DM. Number one, it has to be a good fit, you know. I won't just do one-on-ones with anybody. We got to make sure it's a good fit. Do you— what do you usually get from each deal? Like, what's the range? Axel, our average is $19K. Are those real bricks or just painted on? Neither, bro. It's like a wallpaper, dog, just hung up. Wholesaling should be illegal. Lmao, just casually ripping people off. So, user, tell me you're fucking stupid without telling me you're fucking stupid. You realize like wholesaling exists in all different things. What do you think dealerships are doing? You think dealerships actually paid for those cars they're selling you? No, they're fucking selling the contracts they have to them and making the fucking spread. What do you think? Like, dude, this happens all over the place, bro. Look, we are finding a need, we are finding a product, we get the supply and we give it to the people who have demand for it. Not everybody knows where to find the actual buyers for things. That's where we come in. Why do— what are pawn shops doing? Like, come on, just ripping people off? No, dude, we're connecting buyers and sellers. It happens in all kinds of markets all across the country. Realtors exist. Yes, Realtors do exist, but guess what, dude? Realtors are the fucking kings of not knowing how to price properties, listing them up on the market, then it takes 3 fucking months to sell the house. People will sell their house for less money when they get a couple things: speed, convenience, and guarantees. What's up? Sure. Well, I think he— I think they, they might have, because I know that at one point he was telling me that he was like on this big push to like get himself up on Investor Lift. Okay. All right, just because it happens in every market doesn't mean it's not a grimy thing to do. What do you mean, Ramsey, bro? The concept of buy low, sell high is like taught by every single person ever. This is capitalism, man, and it's a beautiful fucking thing. Beautiful thing. Watch your classroom videos on 101 on your live in a work meeting on work laptop. Goddamn, Reuben Tyson, is Investor Lift worth it or just Facebook and calls for starting out? You definitely do not need Investor Lift when you first start out, man. We're— I mean, we're looking at it right now. Um, but definitely not something you need when you first start out. And yes, guys, I absolutely do get triggered when people say, oh, this is a fucking grimy industry, or this and that. It's people who don't know what the fuck they're talking about, people who are only speaking from their experience. Guys, I don't know if you notice, but all the time I'm on the phone with people, I will tell them, hey, go list your house. That's what you should do. You need to go list your house unless you have a reason why it would make sense to work with a wholesaler like myself. I'm not even trying to get the deal. Uh, while not the case with every wholesaler, it's clear he's getting W's for all parties involved. He's giving people options and they decide what to— yes, absolutely. Now guys, within all industry there's going to be scumbags for sure. There are wholesalers out there who are lying, locking up deals too high, putting people in bad situations. Look, all industries have bad, bad eggs. Like, it happens. But we serve a genuine need for society and we help people out. All right, I'm stoked for this fucking meeting, talking about a new round of marketing I'm gonna do. How's the new guy doing? He getting deals? Guys, the new guy didn't quite work out, man. All right, and you don't deal directly with elderly. Yeah, facts. What the hell? That's another thing, there are scumbags who will take advantage of elderly people. They do this all the time. Look up fucking life insurance, man. Do you know there's these people who just call people and like, yo, like they fucking pressure them into buying life insurance? They're like, well, what happens when you die and all of a sudden your kids have to pay $15,000 for your funeral, right? There's all kinds of stuff. There's grimy stuff like that that happens. I'm not saying you are grimy, I'm just saying the middleman position itself is. Okay, so is Lululemon grimy because they fucking are middlemaning from some other manufacturer. Every company in the world does this, bro. I got an old lady for a flip in my town. My attorney wants to buy it. We both said have your kids at the meeting. Yes, absolutely, dude. That's the play. Listen, Ramsey, you must live in some kind of fairy tale land, dog. What about hedge funds? What about them? When you first started wholesaling, were you driving for dollars? No, I never did the driving for dollars thing. I started cold calling. Absolutely, Tristan. Another middleman. Oh, got you. Well, I mean, hedge funds— everybody's always a middleman. There's always some kind of buying and selling. It just depends on the time that happens in between them. How can I learn from you, David? Wholesaling 101. Hit the link in my bio, dog. Do you do SSM? I don't know what that is. What's SSM? Yes, we're based in Phoenix. All right, you ever get tired of cold calling? I mean, yeah, sometimes I do, but here's the thing, I'm disciplined. And what discipline means is that I do something even though I might not like to do it, and I do it like I love to do it. It doesn't matter that sometimes I might get tired of it. I know how much money this can make me, so I'm like, fuck yeah, guys. If you knew If there was a casino you could go to and there was a roulette board that every single time you spun it cost you like a fraction of a fucking penny and the vast majority of the fucking things on there were $0, but there were like 50 of them that were $10,000, $20,000, $30,000, $40,000, $50,000, $100,000, they would never be able to yank you off that fucking roulette board, right? You'd be sitting there spinning that thing all day long. That's what I'm doing with cold calling. Most of the calls I make, they're $0, but there are little pockets in there hidden that are all 5 to 6 figure paydays. Because of that, I fuck with cold calling. You know what I'm saying? All right guys, I gotta hop off, get ready for this meeting. We will be back on shortly after it, so probably like 15 to 45 minutes. So if you guys want to be there for when we come back, if you're on— if you're watching on YouTube, make sure you subscribe to the channel, turn on, uh, post notifications so you'll see when I go live again. If you're watching on TikTok, make sure you drop a follow right now and you should be getting, uh, notifications when we go live. But I'll be right back. Do you require employees to sign non-compete? No, I do not. I don't believe in that. If any of my employees want to go and start their own thing, do their own thing, more power to them. All right, thank you guys. We'll be back in a bit.
