Is this better? There we go. There we go. I think— Kate, did I fix it on YouTube? Yes, did fix it. Okay, all right, good deal, good deal. What's up, Dropout CEO? Dustin, the dude with the worst takes of all time, is back at it. Hey Dustin, you're the one choosing to spend your time here, brother. You can go somewhere else. Bring the blonde hair back? I don't know, man. I'm not feeling the blonde hair right now, but not to say it won't ever come back. All right, what's up, Jaden? How you doing, man? Your boy's got to take some allergy medicine before I go fucking—

Before I go sneezing all over the place. It's the only pharmaceutical I can advocate. That and testosterone cipionate.
All right.
All right, I'm doing well, Jayden. I'm doing work well. Wait till Pride Month for the blonde hair. Pretty sure that already passed. Do you work with hedge funds? Uh, sometimes. They're definitely not my main buyer though. I mainly sell to fix and flippers and retail buyers. Eric, SMS has been going well. It's been going really well.
Your call has been forwarded.
Yes, you are supposed to hear a phone ringing. I'm making calls right now, trying to buy some houses. What's up, Alvin? How you doing, bro? Pedro Avendale. Bray, um, my day's been going well, only gonna get better.
Your call has been forwarded.
It's a beautiful 98 degrees right now in Arizona, so it's definitely cooling off. Which is nice. Been hot as fuck. It is smartphone.io, that's what I'm dialing using. Smartphone.io.

Cody, yes, we are hiring. Always, always looking for talented salespeople. "Do you have an offer template?" What do you mean, like a contract? Yes, I do have contracts you can download absolutely for free. Link is in my bio. I also have scripts you can download. Everything you need to get started, man. Link is in my bio for that. Exact contracts I use. I'm not a lawyer. I use them in all 50 states. This is not legal advice. Been using them for a long time. They really protect you. This is not legal advice. If you're going to wholesale, I recommend you use them. This is not legal advice.
All right.
You buy houses in AZ or anywhere? Typically AZ. In Arizona, I will actually buy the house. I'll flip it. But everywhere else, I also wholesale. So we're all over the place. I got to get a motherfucking haircut, bro. My shit is looking fucking— the fade's going away. This is fucking messy. I don't know what's going on, boys. Come by Minnesota? Yeah, probably not, bro. Too cold.
Alright.
I'm in college for one more year, then I'm determined to work for you in Arizona. Let's do it, kid. Alright, we got here Tony. Do you have to go to school for this? No, Liv. Wholesaling real estate, you don't need any kind of degree. You don't need any kind of license. All you need is to be over the age of 18. Thoughts on CallTools? CallTools is great. CallTools is great. Easy money doing wholesale. I wouldn't say it's easy money, but anybody can do it and you can make a lot of money. But I wouldn't say it's easy. It's very simple, but it takes a lot of hard work. It takes a lot of being able to do this, sit here and fucking call people and not have them answer. But we'll get some people to pick up. I just got to dial through the uncontacted real quick and then we'll fucking bust out some cold calls, have some fun. Alright, average deal size is, well, it depends. Nationwide it's like 19 Gs. In Arizona it's much higher. Alright. Kim, good year. Thank you, JJ and Jess, I appreciate that. What's your best lead source? Kyle, right now best lead source is cold calling. That's where all of our Like throughout the 3 years I've been doing this, in cold calling is where I've always gotten my biggest fees.
Thank you for calling. Please press 1 to connect your call. Please press 1 to connect.
But do you source the call list yourself? Yeah, I pull the list. Whoa, Nolan, that's amazing, dude. Congratulations, that's fucking sick, dude. This shirt I'm wearing is like way too tight. Like, what the fuck? Look at that fucking chest though. It's way too tight. Like I'm fucking— your boy's got some fucking double D's rocking right now. Fucking nips on. Tie-dye shirt. Probably got to save this one for the gym in the future. Oh guys, I only JV with people who are a part of Wholesaling 101. That's my wholesaling community. $69 a month to join. You get weekly calls with me. In fact, There's a weekly call tonight, Tuesday, in like 6 hours. How much time per week do you put on finding properties, prospecting? Kyle, I don't put on any of my time doing that. I hire people to prospect, namely VAs. Yes, did hire VAs again, Erica. We did. Was that just the longest fucking dial of all time? I'm not even going to do it again. I can't wait that long. All right, Todd. Surprise. Surprise me, Todd. Who are the people you wholesale for? I own the company. What's a VA? Just a person who goes and finds a house. Jayden, a VA is a virtual assistant. You can hire people that are like in the Philippines. Egypt, places in Mexico, Nicaragua, all over the world, right? And basically the USD is very strong in their countries. So you can pay them like $3, $4, $5 an hour.
I'm sorry, the person you were trying to reach has a full line.
And you can, so you can pay somebody $3, $4, $5 an hour and you can get somebody with a master's degree to go cold call for you. Whereas if you wanna hire an American with a master's degree, you're gonna have to offer them a lot more money. So it's just outsourcing labor for cheap. Where you been? I've been on a social media detox, bro. I deleted all social media from my phone. I just realized that I was spending, like, my screen time was really high. And I was like, bro, like, how much time am I wasting doing this? And so I just had a nice little reset, hopped off socials for a while. And Got my focus and everything back, you know. But now we're back on. Now we're back on. Miss you guys. Miss doing these lives. Yeah, Trevor, we took a break. We took a break. All right, what do we got here? Tommy, Mescal Street. I remember calling this guy yesterday. Hopefully he answers today. What types of people are buying the homes from you? Typically it's like fix and flippers or other kind of real estate investors. Maybe like landlords. Hedge funds. We also sell to retail buyers, all kinds of things. Kentucky, is it a good state? John Lyle, every single state is a good state. All of them. $1 to Mexican pesos, like 20 pesos. Yeah. But like, for instance, in the Philippines, I pay somebody $5 an hour. That's like the top earning wage in the Philippines for most people. Like a doctor, I think, makes Barely more than that. All right, it is cold calling time. A lot of lives ignore their comments. Why would you go live if you're not going to talk to people? It doesn't make any sense to me. Yes, Joe Crockett, I took a break. I took a social media break. I deleted all social media apps from my phone. I realized my screen time was too high. My dopamine centers were getting fucked because I'm just, you know, you do the, the, the social media apps, right? They like Pavlov you into fucking always like checking your phone because you check your phone. I got little TikTok notifications. I look at them, boom, hit a dopamine, right? I'm like, oh, look, 50 people liked my thing or whatever the fuck it is, right? But it hardwires your brain to constantly be on your phone. And I'm like, all right, I got to fucking take a break from this. Like my screen time was like, dude, I'm not gonna lie, it was like 6, 7 hours a day. It's like, what the fuck, dude? I'm spending 6 or 7 hours a day fucking looking at my phone. Fuck that. So we took a little break from it and now it's a lot better, right? I got all my notifications off. I only look at the apps like if I need to. So I spend time in the morning, reply to comments, DM, shit like that. And then that's it. I don't check out. I don't look at it at all throughout the rest of the day. Not a diss, but you look similar to Chad Gamble. He's a really good wrestler. What a sick name. Oh, Chad Gable. Still a sick name. I appreciate it. What's your current screen time now? My shit— well, it's different when I'm live because when I'm live, like, all of this is screen time, so it'll be a lot higher. But during the detox, my shit was like less than 2 hours. Yes, Vegas is a good market, guys. Every single market is good. All of them.

What's up, Jamie? How you doing, bro? Jamie, I sent your information over to some people who are looking for mobile detailers.

It completely depends, man. I mean, so I have people that I hire that are cold calling for me 8 or 9 hours a day. I do it when I can, right? So my goal is to do like, you know, 3 to 6 hours a day every single day.
Hello, calls to this number are being screened by Smart Call Blocker. Please say your name after the tone, then press pound.

This is insane. What can I do if somebody asks for proof of funds? Diaz, call up a hard money lender.
Don't know a hard money lender?
No problem. Type in hard money lender on Google, you'll find one. Call them. Hey, I'm looking at a property for a fix and flip. Can you send me a proof of funds? Yeah, sure, how much? Then you're going to tell them how much your offer is going to be. Yeah, sounds good. And then they're going to send you a letter that says, uh, whatever your name is, is approved for a loan of this much money, and you're good. Super easy, super easy. Also, I never get asked for proof of funds.
I am—
I have hours and hours of live footage on my YouTube channel of me calling people, locking up deals. Not in one of them has anybody said, "Can I see your proof of funds?" Never.
Doesn't happen.
In fact, the last time I had to send proof of funds, it was like a giant portfolio deal. It was like 50 fucking properties. "You ever go on vacation?" Yeah. "What do you say to buyers when calling to add them to your buyers list?" Um, hey, I have this deal. Are you interested in it? If they say yes, add them to the buyers list. Josh Hartnett, is that you? I don't know who Josh Hartnett is. Is that shade? Hey bro, remember telling you that I was going to be competing in bodybuilding? Did you do it? Tyson, is it stupid hot there? Yeah, it's 98 degrees right now. So it's really not stupid hot. It's actually been cooling now, but last week was hot as fuck. Are your cold callers overseas? Yes, they're in the Philippines. Do you have contacts for Texas? What do you mean? Like what kind of contacts you looking for, Seth? It says free contracts.
Hello, you reached Jeremy, you want to do it with me? Thanks, bye.
It says free contracts and scripts. You can download the exact contracts that I've used plenty of different times in Texas. All right. Do you know of any good potential mentors in Nashville?
Hello?
Hello, Kenneth?
Yeah.
Hey Kenneth, this is Tyson. I was just giving you a quick call to see if you were still looking at selling that property of yours on Campus Drive.
You're looking to sell it? Yeah. I've never been looking to sell it.
Um, I mean, if you're in my system, at some point in time you must have spoke with my assistant or filled out some information on my website about selling it. No, I think you just grabbed and prescribed Well, no, but I mean, if you're not interested, it's no problem. I can take you off.
I'm not. Take me off your list.
All right. Thank you, Kevin.
I'm not interested in a house or a plane.
Okay, sounds good. I appreciate your time.
Thank you. Thank you. Later.
What a douche.
Alright.
I used to, back in the day I had like links to my cold callers' calls with these people. And whenever they said that, I'd be like, oh really, is this not you? And then I just open it up and I'd like play the conversation. But you don't really catch any flies that way. So what is it? What is the saying Dale Carnegie says? Does somebody know? It's like a drop of honey is better than a pound of gall or some shit like that. Right now we have 6. But we'll probably be up to like, I'll probably double that within another couple months. Just depends on how many salespeople I have at the time. All right, do you have anything explaining your contract step by step? Darian, yes I do. In fact, the moment you sign up, the moment that you, no, not the moment, but like an hour after you download my contracts, you're gonna get an email from me. It's gonna be with a link to a video on my YouTube channel of me with the contract open and explaining every single part of it so you understand it and also telling you how you can explain it to a person you're talking to on the phone. I aim to help you guys out, right? I thought of these things. And I also have another video on the assignment contracts. You know how to do that. And then I have another video that I'm gonna email you and show you on the fucking script. All right, I'm here to help, boys. I got you. I'm a real estate agent looking at a VA. What company did you go through to hire your VA? It's a company called Leads for Real Estate Investors or some shit like that. I think they're out of Egypt. But I'm still testing them, so I'm not going to promote any company that I haven't fully tested and vetted. What are your favorite leads to buy? I don't really buy leads, Khmer. But I would say out of them, probably LeadZolo I think are the best. "Do you change your contracts based on different states?" No, John Lyle, I don't. I use the same contract in all 50 states. "Any crazy people while gone?" All the people are crazy, dude. Oh, in fact, you guys want to hear something? So we bought a deal last Tuesday. It's a mobile home in Mesa. By Thursday we had sold, so we bought it for $40 grand. On Thursday we assigned it to somebody for $98,500. So good little fucking deal. $58 grand made like that. We just ran up a teacher's salary in 2 days. That the problem is we have to deliver the mobile home vacant. There are currently squatters in the mobile home. So people who are living there not paying rent. You have to evict these people. Rather than evict them, 'cause that is a timely, like it takes a lot of time to go through all the court process, and it's expensive, you have to hire a lawyer to go ahead and do it. I prefer to go to the squatters and offer them money just to get the fuck out. So, yes, yesterday me and my dad drove down to the mobile home in Mesa. Knocked on the door, nobody answered. Notice there's like a Winnebago, like a fucking RV, like a fucking Jesse and Walt RV also parked in the front yard— the front— the driveway. And also the state of the mobile home is in like complete disrepair. Like there's fucking— it's fucked up. Like I don't know how anybody's living there. It doesn't— we're selling it, some guy is gonna fucking scratch it and throw on a new mobile home on there and make like fucking a quarter million dollars, but there's an RV parked in the driveway. And I go up to the RV and knock on that and we wait back and all of a sudden a fucking dog starts barking. Okay. Some woman answers the phone or answers the door. She opens it up and like peeks through and she looks like she probably has a penchant for methamphetamine, Marlboro Lights, and craps. And she answers and she's like, hello? And I'm like, hey, my name is Tyson, this is my dad Blake. I was like, we're calling, we're trying to figure out how we can help you guys. She's like, what? And I'm like, yeah, we're looking to give you guys some money, or at least the people who are living here some money. And then this perks her up, she fucking, she squattles out of the thing, she's got a fucking chihuahua yapping, holding that back, closes the door, comes out. And I get her name, she said, my name is Brandy. And I'm like, hey Brandy, we're buying this property. And she's like, really? Like, I didn't think Kevin was selling it. So Kevin's the guy, he's the squatter, the main squatter that's fucking living in the shits. And she's like, I didn't think he was selling it. I'm like, well, we don't think Kevin's the owner actually. We've gone to the public record and we've talked to people who we think are the owners and they've sold it to us. And basically, you know, you guys are gonna have to leave. We're gonna demolish all of this, but I don't want you just to I don't want you guys to have to leave and I wanna be able to help you. So typically, right, we either have to pay an attorney or I'd rather the money I could spend on that attorney just give to you guys if you guys just wanted to leave. She was like, am I gonna get in trouble for talking to you? Does Kevin know you're here? And I'm like, no, I'm trying to talk to Kevin. Then she gets sketch and she was like, are you guys from like the HOA? And I'm like, no, I don't think there's an HOA here. But it was sketch. And then she fucking like, it's like, okay, and whatever. But before that we'd gotten Kevin's phone number from her, I got her phone number, but then she got sketchy and fucking dipped back into the damn RV. So yeah, but basically now we have to get Kevin on the phone and be like, listen, man, I got two options here. I can either pay an attorney $2,500 to get you out, but I'd rather probably just give you that $2,500 if you'll get out. What do you think, right? Does that sound fair to you guys? What's up, Spiro? How much did you guys offer? I mean, I haven't given them money yet, like, I— but I'm, you know, probably anything like less than $5,000 I would do. How was Ocean 44, bro? Dude, it was delicious, Reuben. I got a fucking New York strip, had some deviled eggs with these like crispy shrimp on top of it, had some oysters. Phenomenal. But yeah, that's my story. That was my— dude, I'm like there, I'm standing in front of his house. And guys, I cannot stress to you how fucking sketchy this place was. And I'm like, all of a sudden, I'm very conscious that I'm wearing a polo shirt and I got a fucking watch and jewelry on. I'm like, fuck, I probably should have taken all this shit off. I don't know. It was sketch, but whatever. We're alive. We had to do what we needed to do. Were you strapped? No, I was not. I was not strapped. How much did it cost you to travel all the way there?
I don't know.
Hi, you return me.
It's like, it's like a 20-minute drive. Offer them an ounce. It probably have to be an ounce of crystal, bro. I don't think, uh, I don't think any kush is going to sway them.
Listen through your message. Thanks. Bye.
2K, they'll leave. That's the, that's the goal. Uh, no, John Lyle, I do not use Google Voice. I use smartphone.io as my VoIP. Hello, Sam?
Uh, no, it isn't. Who is this?
Uh, this is Tyson. I had a conversation with Sam quite some time ago and I was I was calling to see if they might be still looking to sell that property on Phoenician Drive in Surprise.
I don't think you talked to Sam about that, but thank you.
Are you the owner of the property?
Do you know Jesus?
Do I know who?
Jesus.
Yeah, I've heard the story.
You've heard the story? Yeah. Have you ever accepted him as Lord of your life?
Yes.
When did you do that?
When I was baptized.
Cool. Praise the Lord. So where do you go to church?
Um, it's around the corner from me. It's on, uh, 15th Avenue and Camelback.
Awesome.
So how about you?
You have a family? Oh yeah.
Um, yeah, I have a girlfriend and a dog.
Okay, that's a good thing to have, dog.
Yeah.
So were you guys, were you guys thinking about selling this house maybe?
No, I don't want to do that. Oh, I always like to hear when other people are believers. Yeah, cuz things are looking like the Lord should be coming any day now, huh?
I don't know.
We need to be ready. It's always need to be ready here regardless, right?
Yeah, I, uh, kind of take a, you know, the same approach as, uh, Ben Franklin took to the whole thing.
Well, Maybe you should search a little deeper.
Okay.
In his word. And, you know, be sure that you know the Lord as his Savior, not as a— what do I want to say— ritual or habit or something that It is true.
Yeah, I believe the best way to serve the Lord is by serving fellow people, and through civic virtue you will find salvation.
Jesus is the only way to salvation. He came and died for us, our sins, to save us. So he is the only way of salvation, and it's not by works but by faith that we're saved.
Yeah, no, I've actually been, you know, reading about, you know, this autobiography of— or not autobiography, a biography of Ben Franklin. And that was kind of, you know, when people came to America, there was a huge debate about that, right? You had the Calvinists and like the theism. And, you know, basically Ben Franklin argued that while, you know, salvation through faith is great, it's not really morally useful to people, you know, where I think, you know, that's all good and dandy, but I think the best way to serve the Lord is by doing great to other people, and thus your civic virtues are what can exalt you with him. But hey, that's just one man's opinion.
Well, I I kind of see what you're saying, but truth is, if you know your salvation is in Jesus Christ only, and there's nothing you can do to be saved except to accept what he's done for you, then through that the Holy Spirit comes into your life and he's then helps you to be the person you need to be. And little by little, we become more. And we do, we do things to help others, yes, because the Lord tells us to. But we do it for His glory, not for our good works to do. To save us. Do you understand?
Yeah, I see what you're saying.
You're going to do the good works, but they're for God's glory, not to get you saved.
Yeah, I think I can, uh, I think I can agree with you there.
Okay, so, um, yeah. I was just trying to think. There's another book that I was just reading by Tony Evans. Okay. I don't know, maybe check out some of his books since you're a reader.
You said Tony Evans?
Or, yeah, Tony Evans. Or if you want to You can get my book.
Oh, you have a book?
Yeah, it's, uh, Choosing Life's Path with God's Help.
Could you repeat that for me?
Choosing Life's Path with God's Help.
Ah, um, Sherry, is that your name?
Yeah.
Wow, look at this! That's so crazy. That's, that's amazing that you have, you know, not only written a book but are also, you know, spreading the word of the good Lord.
Yeah, so check it out.
All right, well, I'll have to. I do appreciate it, Sherry.
All right, thank you. And what was your name again?
Tyson Smith.
Tyson. Okay, I'll be praying for you, Tyson.
Well, thank you, Sherry. I'll pray for you as well. God bless you.
God bless.
Bye-bye.
Bye-bye. I didn't like that. I didn't like that one bit. Don't buy that. Yeah, no shit, I'm not buying that shit. What? Who's this Tony Evans guy? Oh, he's a fucking televangelist. Oh, one of those people, eh? Let me see what other people have— what the notes are on this lead. Yeah, fuck it, we'll call her back in 90 days. I appreciate that, Noe. I don't know what just happened, bro. I don't know. I mean, The last thing I want— like, what kind of person, the first thing you want to start talking about with somebody is fucking religion? Like, let's talk about Jesus, shall we? Bro, we just met. I don't know you. Like, she asked me what church I go to. I've never been to church. I just told her two random cross streets. I don't know, man. That gave me the heebie-jeebies. It's because you were talking about witches yesterday. Riley, good point. Which vibes? Which vibes? Yeah, Scooby-Doo. I do definitely. There's some talking old ladies about the Bible sometimes, for sure. Enough ski. Where do you get leads? Cold calling, Google Ads, Facebook Ads, Instagram Ads. Direct mail, all over the place, bro. All right, yeah, that was fucking weird.
That was fucking weird.
Call has been forwarded to an automated voice message.
You'll buy the book for me? Thanks, bro. Add it to my list. I've got too many fucking books right now. I actually have to buy no more books until I read all the shit that I already have, which is a lot. What are you drinking? I'm drinking a Waterloo sparkling water. It's peach flavored. I really wish it was just sparkling water flavored. However, this one is dank. What I got up next is the blackberry lemonade flavor. Probably my favorite flavored sparkling water. How much you bench? 315?
No.
Hello, Jesus?
This is me.
Hey Jesus, this is Tyson. I was calling to see if you were still looking at selling that property on 60th Ave in Glendale.
No, is not.
Oh, you aren't looking to sell?
It's not for sale.
Oh, gotcha, gotcha. All right, well, hey, I appreciate it. Jesus, hope you have a great rest of your day. Yo, how sus is that? The next person I call, their name is Jesus after talking to that lady. You serious right now, bro? That's pretty crazy. Hello, Carly.
At the tone, please record your message. When you finish recording, Fuckin' pwned.
Did you take a little break? Yes, Nufsky, I did. I took a break from all social media. Hello, Melissa? Yo, speaking of benching, yesterday repped out 225 for 13. I'm pretty sure my highest, I got 225 like 17 or 18 times. I really want to get it to 20. So I think every single chest day, I'm just gonna— my first thing is gonna be how many max reps 225 I can get until I can get 20. All right, what were the 30-day challenge results? Nikki Ray, I got absolutely fucked on through. Please leave your message for Out of those deals I got from the $250K Challenge, so many of them had title issues, tenant issues. Like, we had a deal that should have been a fucking $70K to $100K deal all day long, and now we're still fucking dealing with the tenants and all this other kind of bullshit. There's a ton of title issues that were ruining deals. Fuck. That was weird. The thing just like glitched out and hung up, but he answered. All right. Looks run down and could have potential for them wanting to sell. You should check it out if I get info. Why don't you check it out and wholesale it to me, bro? Why do you want me to make all the money? Why don't you call them, make them an offer, and sell it to me?
Please leave your message for 6025—
Do you double dip with agents? I don't really ever do on-market stuff, man, so no. What are some of your systems and processes for organization? I'm not very organized. My system is hire more organized people than I am, and that's the truth of it. I heard you can't wholesale in some states. What's that mean? I mean, there's like a couple states that have some weird laws about it, but you You really can wholesale everywhere. I'm not an attorney, this is not legal advice. I'd really, I mean Illinois is weird, Oklahoma's weird. You like have to have a license. But you can still, you can still do it. Not an attorney, this is not legal advice. Is on market garbage using Privy? No, it's just not the strategy I know how to do. Dealing with agents is definitely different than dealing with with sellers.
It's a different ball game.
Hi, this is Kathy. I don't have time to answer the phone right now. If you will, leave a message, I will return.
So is your area of choice Arizona? I'll find a deal, you'll be the buyer? Yes, John. And guys, in Wholesaling 101—
Hi, this is June. Leave me a message and I'll—
In Wholesaling 101, which is my guide on how to get your first deal in 90 days, only costs $69 a month. I publish fucking lists. I pull lists and skip trace them and give them to the members. And all those lists, I will be a buyer. Like, I will buy the deals from you. So if you have a property that somebody's interested in, you can hit me up and like, hey, how much will you pay for this? And I'll tell you. All right. All right, um, yeah, you gotta ask them if they'd be interested in selling and then comp the property, figure out if they are interested in selling, comp the property, figure out what ARV is, estimate repairs. Hello, Ishmael.
Hello? Who is this?
Maria? Hello?
Hello?
What is your name? Yeah.
Hi, this is Tyson. I was calling to see if you guys were still looking at selling that property on Hildago Avenue.
Uh, no, we decided to stay here.
Okay, understood. I appreciate it.
Okay, no problem. Have a good one. Bye-bye.
That was weird. Why were there two people? Do you have a system for how much you feel a property is worth? Yes, I do. That's what I teach in Wholesaling 101. I show you how to generate leads, how to talk to them, what you need to say, how to underwrite, which is how to figure out how much the property is worth and how How much you can offer, how to sell deals, how to find buyers, everything you need to know to wholesale real estate. Guys, wholesaling real estate is very simple. It's very easy to explain and show somebody exactly what to do. The hard part is just doing the work, just calling people, doing what I'm doing right now. It's probably a home phone and they both picked up. Oh Jesus, Joe Luck, home phone. They still have those? I thought you'd only find those in like museums.
Person not found.
What?
You think wholesaling market has gotten tough in 2023? No, it's not as easy as it was in 2020, but it's not like tough or hard or impossible, anything like that. There's still tons of buyers, boys. I need a haircut fucking bad. My fade is just all fucked up and this shit is not going to fly. Call Boris. I need to get Boris on the fucking— here's the thing, dude. So since I moved to Phoenix, it's like more of a pain in the ass for me to go to Boris. But I've tried several other barbers and every single one of them is pissing me off. Like, either I get a shitty cut or I get a good cut, but the cut takes fucking an hour. It's like, bro, Boris could fucking have me shit like clean as fuck in like 15 minutes. And not to mention, he made for very good conversation while I was getting my haircut. I love Boris's philosophies. It's that Eastern European fucking grit and stoicism. Hello, Adam. Hey, Adam, this is Tyson. I was calling to see if you were still looking at selling that property on Juanita Avenue. Guess he's not. Seller says I've spoken to and made offers, all want retail, number for junk. What you recommend? Call more sellers. How many cold callers you have? Right now I have 6. I aim to have 3 cold callers per person I'm doing acquisitions. So right now I've got 3 acquisitions people, but I'm doing acquisitions too for another month, so I'll need to get 3 more for myself. It's a numbers game, people. Landon, you got it. You got it. It's a numbers game, bro. Yes, there are going to be people who want retail for junk. You know what those are? You follow up with them. You make an offer at the price you need to. And they say, "Fuck you, no, I would never take that." And then either way, you call them back 30 days later and you say, "Hey, still want to sell?" Make them the same offer. They say, "Fuck you, never sell for that." And then 30 days later you call them again. You say, "Hey, still looking to sell?" Make them the same offer. And then they say, "Okay, all right." That's how it goes, I swear to God. What's the biggest catalyst for somebody wanting to sell as soon as possible? Inherited the property, divorce, tenants just left and they to property up, liens on the property, pre-foreclosure.
Hello?
Hello, Eric? This is Tyson. I was calling to see if you were still looking at selling that property over in Mesa. Looks like it's a no. Yeah, but there's a ton of reasons why people need to sell their houses fast, dude. A ton of reasons. Some people just don't want to fucking deal with it, honestly. Like, a lot of people, a lot of people are like not in any kind of distress situation. They're just like, dude, I don't want to fucking deal with it. Like, if you'll give me that amount of money, fine, good, it's taken care of in 30 days, I don't have to deal with it, perfect. A lot of people are like that, bro. People are fucking lazy. Same reason why every single, every single time I've ever sold a car, I've just traded it into the dealership. It's Is the dealership giving me fair market value? No, but it's fucking easy and they deal with all the shit. I don't have to deal with like fucking finding a private buyer.
Hello?
Hello, Aurora?
Hello?
Hello, Aurora?
Yes, that's me.
Hey, this is Tyson. I was calling to see if you were still looking at selling that property on Cortez Circle?
No, right now.
Oh, not right now?
No.
Do you think that it's something you'll be looking to sell anytime in the future?
Maybe. I don't know yet. Anything. I got so much problems right now.
Okay, gotcha. Well, do you mind if I check in with you again in a couple of months?
No, go ahead.
Okay, sounds good. Well, we'll—
Yeah, okay.
All right.
Okay, have a good one. Bye-bye.
You too.
What I just did right there, by the way, rookie mistake. Never ask for permission to follow up. Never. Don't even give them the chance to say no. Just, okay, whatever, and then call them back in a couple months. That's some fucking amateur hours. Guys, look, me, professional. Do I still make amateur hours fucking mistakes sometimes? Yes. Is that bush league as fuck to ask for permission to follow up?
Yes.
It's all right, I'll learn.
All right.
Hello.
Hello, Dolores.
Yes.
Hey Dolores, this is Tyson. I was calling to see if you were still looking at selling a property in Georgia.
No, no thank you.
Oh, okay. Thank you.
Have a good day.
Oh yes, Cordy, Peachwaterloo it is. Great question. Have you personally done a deal in Kentucky? Um, yes, I'm pretty sure I've done a deal in Bowling Green.
Very good.
Yo, anybody go see Oppenheimer? I went and saw that like a couple weekends ago. I did a double header, went and saw Barbie, got dinner, and then immediately afterwards saw Oppenheimer. I was really excited for Oppenheimer. Did not live up to my expectations. I thought that shit was boring. Do you subconsciously, do you lower your voice when talking to women subconsciously or consciously? Always try and mirror the people I'm talking to. If they talk and they're very like light or whatever, I try and do that. If I'm talking to like a guy, Yeah, just try and mirror whatever the other person, whatever they sound like, I want to sound like them. Oh, Reuben, Sound of Freedom is fucking good. Hard movie to watch though. Very fucking sad. But I think everybody should watch it. Tim Ballard, American hero. Love that guy. How do you deduct holding costs? You estimate what, however—
Your call has been forwarded to an automatic voice mail.
I explain that in depth in the underwriting section in Wholesaling 101. But it's basically just calculating how many months they're going to need to flip the property. And then based on like a 12% interest rate, what their holding costs are going to be. Either way, you can normally just put $10,000 there and you'll be all right. Yeah, Davis, I did see The Sound of Freedom. Phenomenal fucking movie. Excruciating to watch, but it actually amazes me how much fucking evil there is in the world that people are willing to do that. Any update on the Airbnb you were buying? Yes, I did get some updates. I talked to some people I know who like do Airbnbs and they were all like, do not fucking buy that house. It's in the hood. I'm like, okay, that makes sense. Like, yeah, it'll probably make money, but it'll be a pain in your fucking ass. What about Spider-Man? Dude, I don't really fuck with like superhero movies. I loved them when I was a little kid, but I feel like once you've seen them once, you've seen them all.
Hello?
Hello, Charlotte?
No.
Oh, I'm sorry, I was looking for the owner of a property over on 3825 Highway 2461.
Yeah, she's not here at the moment. Can y'all leave a message?
Yeah, just let her know Tyson called and I'm still— I'd still be interested in buying the house if she wanted to sell it.
Wait, do what? Can you say it one time?
I'd be interested in purchasing that property. If she's still looking to sell it?
Uh, I'm not sure, but I'll leave a message for you. Uh, what is the number for you?
Uh, the number I'm calling from right now.
Okay, and the name?
Tyson. T-Y-S-O-N, space. Tyson? Yep.
Okay. Uh, I'll leave a message.
All right, I do appreciate it, sir. Thank you. Have a good one. Oh yeah, dude, Batman: The Dark Knight banks. I'm not saying that all superhero movies are bad either. Like, I enjoyed the fuck out of them when I was a little kid. I still occasionally— I like the, the Batmans. I like, uh I like the Iron Mans. I like the nostalgia from like Spider-Man 1, 2, and 3, like the OG ones, not the Andrew Garfield fucking bullshit. Um, yeah, but they're just not my— like, look, if I'm gonna watch a movie, it's not normally gonna go to the fucking Marvel section. That's just me. It's just my opinion. It's hard to watch anything anymore, Courtney. I fucking agree with that. I feel like all the new movies that come out fucking suck.
Hello, Big Bird's Carpet Cleaning is temporarily closed. If you need to reach Mike Cecil, please text 520-236-1189.
Your call has been forwarded to an automatic voice message system. Yeah.
Oh, right on, Esteban. How do you know if you can Airbnb in certain areas? Because I know it's banned in certain areas. You just got to do some research, man. Make sure the HOA allows it. Make sure that all of like the municipal laws allow it, and you're good to go, I would think.
But I'm not an expert on Airbnbs, so Call has been forwarded to an automated voice messaging system.
I appreciate the praise, Esteban. Thank you, man. Landon, are you gonna be on the call tonight, bro?
Please leave your message for 602.
Right on, dog. Guys, I shaved, uh, using like a fucking razor and shaving cream. Normally I just use an electric razor. My face feels so soft. I need to do this shit more often. Esteban, I get that, bro. Life happens, man.
Esteban, you just go—
you just go to wholesaling101.io. You garden? I got some beautiful Cherokee Purple tomatoes about to eat with mozzarella and balsamic vinegar. Okay, holy shit, that sounds fucking amazing. No, I do not garden, though eventually, you know, when I'm older, got some more time, I'd be interested in taking up some gardening, giving it a shot. But some homegrown tomatoes and mozzarella and balsamic vinegar sounds insane. My grandpa used to, like, be really into fucking growing tomatoes. Shit. There we go, Reuben. That's what I'm talking about. So I can wholesale you deal, Tyson? Yes, yes you can.
You've reached Judy. Leave a message.
At the top—
Fi Wireless subscriber you have called is not available. Please leave a message after the tone.
Fuck, that was a loud-ass tone. That was a loud-ass tone.
Your call has been forwarded to an automated voice messaging system.
41065. Any advice on how to counter when they ask for a price off the rip? Absolutely, that's the reason I'm giving you this call today.
Call has been forwarded to an automated voice messaging system.
Now, if you have about 5 minutes so we can ask you some questions and we can figure out exactly how much we can pay you and move into the rest of the script. In, in Wholesaling 101 Guys, I have— so let me just go to it real quick. People on YouTube can see it firsthand. In Wholesaling 101, in the classroom, any acquisitions, I have acquisition common objections and word tracks. Open it up, and for instance, I'll sell for the right price, right? Something you get in the beginning of the call. I have exactly how you should answer it. Make me an offer, right? Somebody just right off the bat, they're like, hey, what price? Make me an offer. Mr. Omer, that's exactly why I'm giving you a call today, and I can tell you that this is not for— right? Exactly what to say for all the most common questions you're gonna get. In addition to that, I've got a video walking you through how to say all of them, video walking you through all the scripts, everything, but every single part of all of it. Oh, all right, we're back, we're back. Thanks, guys.
Hello?
Hello?
Hello? Hi, this is Tyson. Um, looks like I had a missed call from this number. Um, did you have a property you were looking to sell?
Excuse me?
Did you have a property you were looking to sell? There's no name on that list, just that it was from Danbury, Connecticut. They've just partially filled out the form on our website.
Weird.
How to deal with 'I'm not interested'? There's nothing to deal with that. They're not interested, fucking move on to the next person.
Press 1 now to continue this call in English.
The fuck? Hi, you've reached Brandon. I'm sorry, I can't answer my phone right now. Leave me your name and number and a message and I'll get back to you soon as possible.
Yeah, John, bro, the— you gotta— most people get into this, they start overthinking it and they create problems. Like, dude, my thing is, is I'm always a very— look, we'll cross that bridge when we get to it. I really feel like that's the good attitude to make when you're going into this.
Hello?
Hello, Michael?
This is him.
Hey Michael, this is Tyson. I was calling to see if you were still looking at selling that property on 112th Place?
Well, I wasn't really looking to sell, but some people have been asking what kind of offers I'll take. So I've been putting out about $600,000 cash. $600,000? Or less of the wrap.
Gotcha. So somebody brought $600K, then something you'd be interested in?
I'll be out on time this weekend.
All right, well listen, I'm not sure how much we could pay, but it would take me about 5-10 minutes just to ask you some questions about the property, and we'd be able to let you know. All right.
All right. Needs no new major repairs. Everything is functioning. The AC is new, the last 2 years. Pool works, pump been replaced recently. Water pump is— water heater has been replaced like 3 years ago.
All right, how about the roof? How old's the roof on the property?
It's good. It has not been replaced recently, or at least since I've owned the house. I bought it in 2014, so I'm assuming it's concrete.
Oh, it's, uh, yeah, it's the stucco tile. That roof's good.
Yeah, it only came with the house, you know.
Yeah, okay. Um, 2-car garage?
Uh, 2-car garage, that's right.
It's, uh, 4 bedrooms, 2 baths?
That's correct.
Have you made any cosmetic updates, anything with like the flooring, cabinets, countertops, doors, windows, paint, anything like that on the inside?
Well, the exterior has been painted like 2 years ago. Okay. The previous owner put in some nice countertops and tile before I bought the house, but I have—
I'm sorry, you kind of cut out there, but you said they put in some nice—
So the exterior house has been repainted like 3 years ago. I haven't done anything personally as far as like tile or anything, but the previous owner did. So it's not the old tile or it's got like granite countertops and that type of thing. Okay.
Are the cabinets— I can kind of see some pictures from when it was listed. It looks like when you bought it. Are the cabinets still like the brown?
Yeah, they are.
Okay. And then are the appliances the same? Like if you change those out, are they still the same? Appliances?
Oh no, those are all new. Okay, dishwasher, um, microwave, fridge is all new. Now the washer and dryer is old, still the same old, but kitchen stuff is all new.
Okay, and you're currently living here?
What's that?
You're currently living in this place?
Uh, yes I am.
Okay, and you said that if we can get you your price, you'd be out in like 30 days?
Absolutely.
Right on. All right, um, so assuming that, you know, I take this to Underwriters and they say, yep, you're approved, you can pay $600 for it, is there anything else you need to figure out?
Um, I don't think so.
All right, there's nobody— no girlfriend, wife, kids, grandparents, pastor, priest you'd want to speak to first?
No, I own the house free and clear, it's in my name, I'm good.
All right, okay. So, um, the way that our process works is we buy properties completely as is with no kind of hidden fees or closing costs or anything like that. So the number we give you is the number you walk away with. There are no commissions, we We pay the closing costs. The property is entirely as is, so it's not like we're like, "Hey, we actually, you know, we'll pay $600, but, you know, minus $15K for us to redo the flooring throughout," whatever it is. There's no repair costs, anything like that. And you can move on a timeline that works for you. So if you're like, "Yeah, I only want 30 days," perfect. If you're like, "Yo, I'd like to be moved out of here in 2 weeks," we can do that. Or if you say, "Hey, I need 45 days." We can do that as well. Based on that, is $600,000 the best price you can do?
Absolutely. Because I don't—
I'm not interested in selling.
I haven't been looking to sell, but if someone's gonna ask me to sell it to them, that's my price.
Fair enough, fair enough. Alright. Well, look, I believe that's all the information I need right now. Let me go get a price from the underwriter. We'll see how much it is. And as long as I can get that $600,000, You're definitely ready to sell today?
That's it.
Alright, sounds good. Well, let me take this information on over to them and I'll give you a call back in probably about, I don't know, shouldn't take more than 5, 10 minutes.
Alright, Michael? Sounds good.
Alright, cool. Again, my name's Tyson. I'll give you a call back in, I'm gonna call you from my main line though, so it'll be a different number, but it'll still be a 480 number.
Yes.
But I'll call you back in like 10 minutes.
All right, that sounds good.
All right, thank you, Michael. Talk soon.
Yeah, sounds good.
All right, something I want you guys to take note of. This guy's asking for over market value. Like, the Zestimate on this property is $545,000. Now, I haven't comped it or anything like that, but I'm definitely not going to be able to pay him $600,000. Even though I know that, it's still important to run them through the entire process. Reason why? He said he wants to sell. Or he said he would sell. If they say they would sell, I don't care if he's asking, if he's saying, "Yeah, I'll sell it for $1 million," whatever it is, I still run them through the entire process. I still do everything, right? We get the condition of the property, get all of that information. I learn about that. I make sure to address all of the roadblocks. I get a commitment from him. I say, "Hey, listen, if I can pay you that $600, you for sure ready to go?" Yeah. We do that anyway. Right now I'm going to take a look at this property. I'm probably going to offer him fucking $200 grand less than what he's asking, but we're still going to call and make the offer because that's just a fishing line we're putting out there. Now that fishing line might not get any bites today, but you never know about a month later or a month after that or a month after that. So if you guys are watching on YouTube, let's comp this property. It's 4 bedrooms, 2 baths, 2,000 square feet, stucco tile roof. These make for excellent flips. Built in the 2000s, we love that. All right, where the fuck was the property at?
Right here.
Wait, which one was it? Was it this one? Okay, so this kind of sucks because it's It's right here on this main road. It like sides that, so that doesn't really help us. Okay, so you've got this big motherfucker, fucking 3,700 square feet. It sold for $640,000. Another $3,200, that's across the street, we don't want to look at that. Um, here's a $492,000, very similar to his property. So this looks like the cabinets were just repainted, these aren't new, backsplash put in, old tile, really not much to see there. So this is a cheap remodel, right? They've done some cabinets, they've done a backsplash, got some granite, cheap flooring, repainted, new carpet, pool. That's our comp. Estimate ARV at $465,000, which means I'm gonna be offering him, or like, I don't know, $290,000. All right. Do you have any way of deducting taxes? Because I heard when wholesaling they're crazy. So, Quandale, when you're wholesaling real estate, the income earned is treated as earned income. So you're taxed based on your tax bracket. The reason why people may say that the taxes are crazy when you're wholesaling is 'cause you can make a lot of money wholesaling, so you're put into higher tax brackets, so you have to pay more taxes. Uh, Kaysen, thank you for subscribing, bro. All right, ARV $465,000. Let's see, let's pull out the calculator here. It's 2,000 square feet. I honestly, whatever, I'm kind of guessing, but I would buy this house, so I can afford to guess. I think that the remodel, it's not going to cost all of 90 G's, but we'll say 70 G's. I'd flip this house for that. 290. I'd go up to 310. If I paid 310, I would just buy and flip it. But if I can get it for 290, I would try and sell it to somebody else for 310. Oh, whoops, where am I editing? All right, you guys ready to see me make this guy an offer of $290,000. We're coming in $310 grand less than what he's asking, but you guys will get to see how my offer script goes. Probably piss him off, but whatever.
Hello?
Hey, Mike?
Yeah.
Hey, it's Tyson again.
Um, what's going on?
Got some great news. The property was approved to be purchased. So this is actually the first property they've approved to me all week. Um, so let me explain to you what they approved. Uh, look, buy the property as is. They've approved the closing to be 30 days. No commissions are taken out. All the closing costs are covered by us. The approved offer for your property was $290,147.
Whoa.
What's that?
You said how much?
$290,147.
Are you guys on crack?
No, sir.
No. —So, it's only my house worth like $290,000. Well, I— —I said $600,000 cash, so let's do this. No, yeah, I hear you.
I mean, look, I was just taking a look at it with the underwriter. The underwriter believes that after going through a full interior remodel, that it would be worth $480,000. Based on that, it's going to cost us $70,000 to do the remodel. After we pay our selling costs, closing costs on the buy side, everything like that, If we flipped it and sold it for $480,000 after buying it for $290,000, we'd walk away with $48,000. You know, as our company, we obviously don't flip houses for free, but yeah, that's where we would need to be.
Well, we're pretty far apart. Once you get $600,000 cash in the suitcase, you let me know.
Fair enough, fair enough. Well, listen, I mean, I know that you're looking for $600,000. Is there anything I can go back? I mean, look, the good news is once we get the property property approved. It's just a matter of making the numbers work for both of us. So I'd be more than happy to try and go back and get some more. I don't think I'm gonna be able to close the gap all the way to $600, but, uh, no, I'm not interested in—
I said I get people calling me, so that's my number.
So we're good. Fair enough, fair enough. I hear you, Mike. All right, you have a good day. You too, sir. Take care. Yeah. Not bad, boys. That's a fishing line, bro. That's a fishing line. First one we got all day. Just creating some notes so I remember next time I call him. No strong motivation to sell. Said if somebody gave him $600,000, he would be out in 30 days. Ran him through full process. Offered him 290. He obviously was not too enthused on that. Cool. Offer rejected. I'll create a follow-up a month later. We'll call him Suits Up. All right, look, here's the thing, guys. That guy doesn't have motivation to sell, right? He's like, look, if somebody will pay me $600K, I'll fucking sell the house. No shit, that's fucking $120 grand over what his house would be worth if it were entirely fixed up. Oh, my like allergies. I got some fucking like itchiness in my shoulder, kind of hands. But either way, we still make those offers. We still— that's something to follow up within a month, man. I'm there for it. Like I said, it's a fishing line out in the water. Yes, MC Hammer, I am looking to flip houses in Arizona. I've done flips before. I like where the market's at right now. I would do some more. So I'm actively looking for more flips. Okay, Landon, I can assure you I never want to get to the point where I'm doing 40 flips a month. That sounds like hell on earth, to be honest with you. I would like to do like maybe one flip a month. If I did 10 to 12 flips a year, I'd be stoked. Think about it, I'd be shooting to make like 40 G's on every single flip. If you did 12 of them, you did one of them a month, what is that? $480,000. That's an extra half a million dollars. Extra half mil a year if you just did one flip a month. I'm about that.
All right.
Yes, I do have good construction connects. Just been in the industry a long time, know a lot of good contractors and whatnot. Got good lending connects, and yeah, I'm definitely poised to where I can take out some flips using the We Buy Homes Cash private lender. No, I have other, other private lenders. Can you share the MAO Google Sheet? Kyle, the MAO Google Sheet is part of Wholesaling 101, bro. But also, it's really simple. You can just copy it, make your own. Hello? Hello, Terry? Yeah. Terry, this is Tyson. I was calling to see if you were still looking at selling that property in Sun City West over on 129th Plain.
I don't have the new roof put on it in October, so after that I'll be interested. Until then, I'm not going to do anything.
Alright, sounds like a plan. I'll reach out to you in October. Alright, thank you, Terry. Yeah, but Kyle, you can absolutely copy this sheet if you need any specific formula to see. Just let me know and I'll fucking, you know, show it to you. But also, if you want a tutorial on full-blown how to use it, It's part of Wholesaling 101, $69 a month, amazing benefits, weekly calls, leads every single month, everything you could possibly need. Where do you find flips? Same way I find wholesale deals, bro. All right, let's put a note. Putting a new roof on it in October, and we're Wants to sell after that.
Nurture.
We'll call him the end of September, why don't we? All right, and are you paying cash for houses you're gonna flip? Fuck no, lever up, bro. I wouldn't use any of my own money out of pocket. I'd get a hard money loan. Tevin, yes, my CRM is Podio. If I was going to flip houses, I'd get a hard money loan. [FOREIGN LANGUAGE] And I would use private money to pay for the down payment on the hard money loan. I'd be 100% financed. One of the reasons to wait till after the roof— well, he's probably a retail lead, but either way I'll still call him and I'll get a listing from Meredith or something. Well, no, John Lyle, so you can get hard money loans. It's like you put like 10 to 15% down and they'll fund the entire project, like they'll fund the purchase price and the rehab. But so it's like, okay, if I want to get this house for—
Hello?
Hello, Miss Kenny? Yes. Hi, Miss Kenny, this is Tyson. I was calling to see if you guys were still looking at selling that property in Scottsdale over on Desert Cove Avenue.
Uh, no, we're not interested in that, but we appreciate it. Awesome.
Well, I do appreciate your time, Mrs. Kenny. I hope you have a great rest of your day.
All right, you too. Thanks, bye. Bye-bye.
Uh, yes, Tevin, I do have a tutorial in Wholesaling 101 on how to build out your Podio. It's not— I'm not saying I can show you how to build it out as robust as mine is because I've spent a lot of money on developers getting it there, but on showing you how to create a basic system that'll do what needs to be done, absolutely. "Do private money lenders take a percentage or charge interest?" Taking a percentage and charging interest are kind of the same thing. But yes, they charge interest. "Not asking if you have any other properties to sell?" I probably should, Landon. I guess I'm just out of habit. "You need a license to wholesale in Arizona?" No. I'm pretty sure, not a lawyer, pretty sure the only states you need a license to wholesale are Illinois and Oklahoma. Like, I mean, do they partner with you on the deal since they're putting the cash or just interest? I mean, they technically are partnering with you on the deal, but even earning interest is still partnering. How's that? Hello, Yareev?
Yeah.
Hey, Yareev, this is Tyson. I was calling to see if you were still looking at selling that property on Delcoa Avenue in Scottsdale. Who is it? This is Tyson.
We spoke before, correct me and refresh my memory.
Um, let's see here. It looks like I'm trying to see how you're in our system. Um, it looks like you had spoke with my assistant quite some time ago.
Okay, and we have two property for sale.
You have two properties for sale? We had.
Oh, one of them is under contract right now. And the 6035, yeah, we're asking for $2.5 million.
Gotcha, okay. Well, hey, I'd love to see what I can pay for it. I would just need about 5 minutes to ask you some more questions about the property and we'd be able to get you an offer. Go for it. All right, well, hey, while I'm getting this property pulled up on my end, could you catch me up to speed? What's got you thinking about selling it? Did you hear me? Yeah, I was asking, uh, what's got you thinking about selling the property now? What? I was, uh, curious. What's got you thinking about selling this property now?
Well, me and my wife are empty nested. Oh, gotcha. And we are splitting the time between here to New York. So we just bought a place in New York and we're looking to buy a condo over here. Okay, we want to instead of one big house, two condos. Okay, great.
So how soon would you want to have this place sold?
Whoa, look, um, I still need like a couple of weeks because we renovated and I just need to get the final from the city, probably in 2-3 weeks.
Okay, you, you, uh, you renovated it? Yeah. Okay, could you tell me about what you guys did?
Yeah, just give me a second. I need to answer. I need to throw something. Okay, no worries. Hello? Hello? Yeah, what did you ask?
Um, I was just asking if you could tell me about the renovation that you did.
Sure, the house technically got fully, fully renovation with a big addition in 2005, I want to say. And now what we did, we We had a 4-car garage, so we took part of it and converted to an office. That's why we are waiting for a final from the city. And, uh, we just did some cosmetic, uh, like paint, a little bit flooring, kitchen, stuff like this. One of the bathrooms where we did it new, but You know, it's a beautiful house. It's 5,000 square feet. You can't see it yet because we just waiting to get the final and to get it updated. Okay. So the total livable square feet is 5,000.
And that's it. Gotcha. Um, so I want to level with you here, Yairiv. We are looking for like more luxury flips that we could do. And, uh, but it sounds like you've already done the renovations necessary.
No, actually, we— I didn't go deep into the renovation. I put two new brand new air condition. Uh, we, you know, we kind of updated a little bit for us, but it's not like a brand new house.
Okay, it's like a Okay, so, um, I mean, the properties that I'm seeing that, that are, uh, you know, have recently sold in this neighborhood are— no, none of them are anywhere near as big as yours, but they're all, you know, pretty substantial renovations as far as like, you know, completely redoing the entire interiors of the property as well as like some pretty substantial landscaping work. Um, so I guess I would have to see the property to see like how much has been already done and how much we would need to do.
If you click— put an address, I'll give you an address. Okay. 1050. Okay. East Charter Oak Road.
How do you spell that? Oh, Charter Oak. Yeah.
Okay, you see this house? Is— I do. Same neighborhood. This is smaller than mine and it just got sold for $3 million. Yep.
But yeah, so this is exactly what we'd be shooting for, like Is, is, uh, is the interior of your property similar to this one, or would we need to redo some of that?
No, this one, this one is the brand new, like from now. Mine, it's not exactly the same, but it's bigger and it's the same style but not the same condition, because like I said, and my other thought is that's why I didn't put it on the market yet. If I want to bring it to the same condition, but then I need to put like at least $200,000, but then the price will be easy $3.5 million. Okay. Because I— the neighbor was getting on a new construction or high renovation between $700,000 to $750,000 for a square foot. Yeah. And I'm asking $500,000 for square feet because it's not like totally renovated. Okay. But if I will put $200,000 out of my pocket, I probably gonna get $3.5 million for it, but I don't feel like doing it. Yeah, I'm with you.
Well, my thing is, is typically for this like luxury product, Renovations we're seeing are costing us about $150 a square foot. So it's a 5,000 square foot property. That's like almost a million dollar renovation.
No, you're talking about $150 per square foot to do like a total renovation, meaning plumbing, electrical.
No, no, no, this— I'm just cosmetic, like just like to do the finishes that we need in the kitchen, to do the floors. To do the, uh, the paint throughout and the finishes in the bathroom, the closet. It's costing us—
with all due respect, I'm doing it since 1988. And this house that they gave you the address, it's a new construction which cost me $200 for a square foot to build it.
$200 per square foot? You built this house for $200 a square foot?
I'm a builder. I'm a builder. That's what I'm doing for my living.
Well, shoot. I mean, how can we work together? Because it sounds like you can do, you know, better prices than what I've been quoted.
Ah, the address that I gave you, the Carroll Road one? Yeah, I'm sitting right— I'm sitting here now at the house because we have the closing next week. Uh-huh. And that's what I'm doing all my life. It's 1988.
Wow.
Well, I mean, this is being $150 bucks just for facelift. You're paying a lot of money.
Okay, so what would you estimate per square foot for your property to get it to the same as this Charter Oak property?
Look, because And there is nothing to do with the electrical and plumbing and air conditioning. And the floor through the whole house is, uh, the public area, it's a travertine, which I don't know if you know, but travertine did a huge comeback. That's why I use it on the Charles Rock House. So you don't need to replace the floor, you just need to buff it. It's a natural stone. Okay. And, uh, part of the bedrooms that have a wood floor— there are 3 bedrooms that I will change the wood floor. The other are brand new. And one of the bathroom is brand new. When I said brand new, it's from like 2023. And the other, uh, the powder room, brand new. Then you have another 2 bathrooms that, like I said, that they are travertine. So I will change the vanities and redo the, like, buff the travertine. I will put more effort on the master, maybe to redo the master bedroom, uh, sorry, the master bathroom. And that's probably gonna cost you $15,000. Kitchen Got renovated last year and looks beautiful. The backyard and the front yard, well, it's pretty suffering right now from the heat, but it's like a resort style. Okay. The pool, the pool got renovated. I don't know to tell you if it was 2 or 3 years ago. When I said renovated, is new decking and new equipment, and of course resurfaced the pool. I mentioned that we put two brand new units of 5-ton. Uh, what else? The house, all the house got new new switches and outlets for a smart home. Okay. We just need to finish it in, I think, 2 or 3 bedrooms left, and I'm doing it regardless. What else can I say? Uh, the, the public area, like the great room, the living room, the dining room, the family room are high ceiling. The master bedroom, high ceiling. Just the other 4 bedrooms are low ceiling. This is the only remaining from the old house. They got renovated, but they are the old structure. Uh, we just recoated the roof last winter. Let me put it like this. If you spend now $200,000 in the house, you can get easy 680 to 720 per square foot.
Okay, so you think if it's— you think I can sell it for $3.5 million if I put $200K into it? Easy. Well, at those prices, then I think the deal does make sense that asking price.
Um, I guess the house that I just sold, I, I bought it— I bought the old house in 20— I think it was October of '21.
Okay, yeah, for $850,000. I'm sorry? Yeah, in, in October of 2021 it was sold for $850,000.
Correct. I got the permit in July of '22. The motherfuckers on the city, they killed him. That's what I've heard. But still, that's the challenge because, look, I, I have more projects coming and I'm looking to buy my neighborhood something like I bought for $850,000. Good luck to you. Yeah, no inventory. But on the old homes that you can see that sold in the neighborhood in the last year, year and a half. You see, if you see something that sold less than $850,000, there is something wrong with the location. So all the old homes over here sold between $850,000 to $975,000 in this area. You have to take under consideration that if you buy something like this Most of them are around 2,000 square feet, and you will probably— if you're lucky, you're gonna break ground with between 8 to 12 months.
Well, so that's what, that's what really concerns me about this, is the, the time it takes for the permits and whatnot.
That's exactly— but In my house, you don't need any permit for anything because you don't want to go more than 5,000 square feet, right? You're going to lose money. And you don't need to do any structure, you don't need to do plumbing, electrical, air conditioning. If you go on a new— if you go to pull permit, they will force you to do fire sprinklers which you don't have to do in my house, the one that we are talking about. And let's just say that you want to really, really go deep and make it like beautiful, you don't need more than $200,000. Let's put it like this: I don't need more than $200,000. Actually, that was my original plan to do it, but I don't feel like it because, you know, the— because it's my— I have no problem to do it in other property, but when I'm living in the house, I don't feel like doing it. Yeah, but I don't know how much you're familiar with this neighborhood because of the project that they're doing right now. They started already on P. Vigo. Uh-huh. It's almost impossible to get a piece of property over here. Actually, I went on Saturday to see, uh, one old house on 52nd Street and, uh, Pershing. They asked for $1.1 million, old house. And when I came there on Sunday, Already have 4 offers and it's now in some pending. So good luck. So if you're looking to make some good profit, it's when you don't want to get the city involved.
That's it. Yeah. Okay. Well, listen, uh, uh, Yareev, I have to say, like, thank you so much. Like, you've been incredibly helpful. And explaining all this to me, and I really learned a lot, and I really do appreciate that. Thank you for sharing that with me. Um, is what I want to do is let me talk to my guy who would be lending me money on something like this, and, um, I'll get his opinion. And, uh, if we can do $2.5 million for it, uh, when would we be able to see it?
You call me, you schedule.
Okay, all right, let me, let me talk to my lender on it and we'll see what he says and then hopefully we'll be able to set something up with you, okay? No problem. All right, again, thank you so much. I really appreciate you sharing all the information with me.
Just FYI, I didn't put it on the market because if I'm gonna find the condo over here that I'm looking for, and I have something very specific that I'm waiting, uh, so if I'm going to find it, there is one building that I'm looking, one specific building in here that's not on the OpenMap. If I'm going to find something over there and I'm going to move to the condo So everything I told you, it's not going to be anymore on the table because if I'm moving away from the house, I'm going to put in $200,000 like I said. Yeah. And then I'll put it for a full price.
Makes sense. So you said you're looking for a condo at Keirland? I'm sorry, you're looking for a condo in Keirland?
Yeah, but not on the Optima, the original building that is on Kieran.
Got— yeah, yeah, I used to live at that Optima, or I'm sorry, the Optima in, uh, Old Town.
But gotcha. Yeah, but I'm looking over there and I'm looking for a 3-bedroom and nothing available right now.
Yeah, okay.
Works. And as soon as I'll find over here, then either I'm going to sell my house— if I'm selling it right now, that's the price that I'm asking. But if I'm going to find the condo before, I'm going to move and do the renovation by myself because there is not a chance that I will do it while I'm living there. Gotcha. All right, so what are you? You are a realtor? You're an investor?
What are you? I'm an investor. I mean, I'm— look, just to be honest with you, I'm 25 years old. I've wholesaled a bunch of houses. I'm looking more at doing flips, but I'm really interested in luxury and like flipping luxury houses and I have a lot of different people that I, you know, I hang in circles with people who do do this kind of stuff. And, you know, I'm trying to get my foot more into it instead of flipping, you know, these $400,000 house to make $40 grand. I'd much rather, you know, flip a house like yours and make $300,000.
In a house like this one, you can do at least At least, uh, if, if you know what you're doing, you're going quick, so you're not going to pay too much interest. And if you're licensed to be an agent, so you shouldn't be over out the door with closing costs, interest rate, fees, etc., etc. According to my calculation, you need to be between 2.8 to 2.9 million. And if you target everything to be on the market— I saw this one for 3 million just because we are in the worst time of the year. You are in the summer now. Yeah. So if you target to put it on the market between, let's say, January, in April, I don't see any reason why you can't sell it for easy $3.3 to $3.6. So you can make $400,000 to $700,000 profit.
That sounds nice to me. I'm there for that.
People— what people not taking under consideration It's the time that will take you to wait for a permit. If you're taking something like for a million, before you're going to break ground, you already lost $150,000 in the interest payments, your holding costs.
Yeah, right. Well, so that's what I wanted to ask you, is if that was something that you just have to— you just have to be able to eat that.
Yeah, there is no other option because if you're buying a property for between $900,000 to $1 million, it's going to be probably 2,000 square feet. And you don't want to go to this— you want to be between 4,000 to 5,000 square feet over here. Yeah. And because of the 18th century And, and then if you take a 2,000 square feet that you need to add another 2,000 to 3,000 square feet and completely renovate the house, it's gonna still show on the, on the sensor as a remodel. And there is a difference between remodel to new construction, and the difference can be $50 for a square feet. So When I'm getting these old homes, I'm just letting the building, the old house, and making a new construction. That makes sense. Yeah, it's easier on, on everything. The only bummer over here, that as long as you do any structure in the house, or if you add more footage, you're not going to be able to break ground in the first year, even if you have everything done. Um, that's something that you need to take under consideration. Many people don't know. Another thing is, so if you go into a project like this, from the moment that you build a vineyard, you're the one that you sell If we used to calculate on 12 to 14 months on a scale like this, today you have to take under consideration 2 years. And who knows, this house that I just sold, if it was a normal day, they're not 10 months, 11 months in the city. It's a year ago, July a year ago, the prices was at least 11% more. So when you do a spec house, the time is critical because you don't know how the market will be 2 years from now. You don't know how the market will be a week from now. But as fast as you go, the risk is lower, right?
So I get that. I see the value, the fact that You don't have to pull permits because the square footage is already there. Um, I see all of that. Um, it also seems like the timing would be right because after all was said and done with the, with the project, right, you're going to be hitting in the market when you want to after January. And then, um, also just with what you're talking about down the road, the new mall going up, like everything kind of seems to be that the project makes sense.
Uh, if you have all the people ready to, to rock and roll, and you, when you have a project like the builders, etc., etc., get a 5,000 square feet like that single car shouldn't take you more than 3 months to go in and out.
So my— so I can see that, but I guess I'm just probably because I've never done a project, like I've never stepped into anything that's going to be even close to, you know, over a million dollars. Like, I'm used to the—
I don't know you, but you've been upfront and you said that you just started it. Who is your lender, if I may ask? I don't need the name. Is it, is it a conventional bank or private?
No, it's, it's a private individual.
So private individual will take from you hard money today. If you have very good relationship with him, it's going to be 15 15%. Yeah, it's not— it's gonna be 18% and up. It depends how much you're putting down. I'd be able to get away with 15%. Yeah, 15%. Okay, you don't have to answer me, but I'm trying to help you.
No, no, you can, you can ask.
You're going to a $2.7 million project. I out the door for you. What's your power? How much you need to borrow for it?
Um, probably like between 70 and 80%.
70 and 80%. Well, that's a lot of money.
How much do people normally do?
No, no, I'm saying you talk about $2 million that you want to borrow. Yeah, $2 million. If you're going to a new project, you have to take under consideration that they will cost you half a million dollars with interest, give or take, right? You use too much of a risk on the long term right now.
So you think that it would only make sense if you have lower leverage?
What's your cash? What's your— what's your— what do you have out of pocket? How much you can get out of pocket with no lending, with no lender?
Well, here's the thing is I have like multiple private money sources where I feel like I could get into this one 100% leveraged. Like, I could get somebody to, you know, not only can I get the hard money loan, but I could also get, you know, up to like probably $1 million in private money to secure any kind of financing.
No, what I'm trying to say, if you can come with between $1 million to $1.5 million out of your pocket, I can lend you the rest. How much? I can lend you like a million, million two. I'm saying, what's it going to cost me if you, if you do the project, uh, through For me, probably 10%. Sounds like a— just FYI, if you have an excellent, excellent collateral condition and you're going to, uh, the conventional bank, it will cost you 8% at least, right? Well, I mean, that's on the mortgage, not on the construction, right? That's gonna be about 12%.
But I mean, that says a lot to me that you're not like— like you're being forthright and you're being honest in what you think on the prices and everything. If you would be willing to—
all I'm saying, if you come with 50% of the money, I can carry you for the rest of it until you're selling it. And you don't have to pay any monthly payments.
Okay, deferred payment until it sells.
Yeah, let's say I'm just giving you— let's say that you have $1.5 million now, so you put on, you put on escrow $1.25 million. You still have $200,000 to do the renovation, $250,000. You don't need more. I can help you with this one too. Then you put the house on the market. When you sell it, you pay me the rest of the money plus the interest that we agree upon, and you take the risk. But now you only have to put $1.5 million. You don't need to put $2.5 million.
Okay, so I guess my next kind of hurdle is on the construction. Like, the people I know and use, I don't want— like I said, these are people I'm paying $45 a square foot for flipping a $400,000 house.
I assume that you're gonna need different crews, so I need to If that's going to be your problem, I can help you with it. If you— well, this is the last day today, but I don't know where you're located. But like I said, if you want to see what we are doing, you're welcome to come stop by this charter box that I gave you the address, and it's going to give you an idea how the house can look.
On how long? I mean, I'm like 20 minutes away from there.
If you want, you can swing by. I'm here.
All right, I'm gonna head over. I can head over right now.
