this to my brother?
Yeah, no.
He's a realtor.
Yeah, no worries.
Okay, because it said not to send them out, so I wanted to talk to you about making sure it's okay to send to him.
Yeah, of course, no problem. You can forward.
So I just want to make sure it's going to be okay if I have him look at it too.
Yeah, no worries at all. You can forward that over to him. Do you know when he'll be able to take a look?
Did you look at it? Um, later this afternoon. All right, it'll probably be tonight or tomorrow morning. I'll— when I— after he gets with me, that he's in Minnesota, so he's even an hour ahead of me. Okay, so I just— he— I just talked to him this morning and he said just send it to him. And I said, well, uh, let's talk to him this morning, and then as soon as I get permission, I can send it, then I'll send it to you. So I'll send it to him right now, and then he'll look at it when he's got time this afternoon sometime.
Okay, excellent.
Okay, so I'll call you once I get it, once I hear from him, and then we'll either— I'll have either another question or two, or I'll send it to you signed.
All right, sounds like a plan, Jeff.
Okay, appreciate it.
All right, yep, thank you. We'll talk to you later.
Yep, bye-bye.
All right. That's what I'm talking about, boys. Sorry, yeah, I wasn't live on YouTube. Forgot to— I had everything opened up. I just forgot to go live on it. Uh, Landon, I'm uploading yesterday's Wholesaling 101 call recording right now. So it should be up in about a minute. Uh, to access that, go to Wholesaling 101, go to the community page on the right-hand sidebar where it says Wholesaling 101. There's 3 links there. The last one, weekly call recordings, it'll be in there. With the date. All right. Do you finish the $250K challenge? Yes. My time is up on that. We've got 18 total deals. So this one, when we get this one, this one won't count towards it. But we're already at $150-something grand in projected profit from those deals. And we still have plenty more that need to go into the marketing. So we're going to crush the challenge. But once everything is said and done, once the deals are closed, the dust has settled, I'll give everybody an update. We'll go through them all. All right, let me rename this real quick.
6/13/2023.
Okay, there we go. All right, yeah, that call, the yesterday's call, yesterday's Wholesaling 101 call for those of you guys who are members, is uploaded into the drive. Nick, I'm doing well, bro. How are you doing? Uh, Mikey, I, I assume he's probably just trolling or something. I don't give a shit.
He—
look, every single time a troll comments, it helps me. It helps my engagement, so I'm fine with it. Are you still on test? Uh, yeah, so I did recently— I got back on TRT about 2 weeks ago. What's the best place to get a seller list? Best place to get a seller list is in Wholesaling 101, bro. So I, I put out 10,000, uh, skip trace records of motivated sellers into Wholesaling 101 every single month. It cost me about $1,000 to do that, to skip trace that many records. You get all of that for $69 a month, plus calls with me, plus video tutorials, plus a community where you can ask questions. So if you guys want to join that, it's only $69 a month for the month of June. So now is the time to do that. Um, you could learn more, link in my bio, Wholesaling 101. Or are you just running tests to get big? No, I'm— I genuinely need TRT. All right, what if a house has a mortgage? You pay that off with a cash buyer? Yeah, so the title— make sure that, that the mortgage gets paid off. So what happens at closing? So before closing, the title company is going to run a title search and they're going to see, all right, what liens does this property have? A mortgage is a lien. And then they're going to make sure— they're going to get in contact with all the lien holders and let them know this is what's happening, the house is getting sold, you're going to be paid off on this day. And then at the close date, once the buyer wires the money The title company then pays all the lien holders, pays you, pays the seller. Your hair grew quick. I know, bro. I got some of the fastest growing hair on this side of the Mississippi, for real. I should— I buzzed this shit like a fucking month ago, bro, and look at us now. We're just luscious. All right, all right, we'll keep this man in negotiating. Let's see, what do we got here? What do we got? Yeah, we do deals in Virginia, Renee. Tips on doing virtual wholesale when the property doesn't have a lockbox? They can just backdoor me. What? I don't know what you're saying, bro. If you have a contract, nobody can backdoor you. Um, I'm new here. Well, welcome. Do you use Batch Leads Caller? So I personally don't use batch dialer in my business, but I recommend other people do. The only reason I don't is because my CRM is already integrated with Smartphone, and I don't want to go through the pain in the ass of reintegrating with batch dialer. But batch dialer is my favorite dialer that I've used, so that's what I recommend people to do. Hell, Bill Brown, dude, I appreciate it, man. Thank you for the kind words. Been trying to wholesale for 3 years, can't get a deal done. Well, more than likely, bro, it's because you're not putting out enough output. You're not talking to enough people. If you need help, dude, Wholesaling 101 would be a great place for you. You have a Discord or email I can send some deals to? Renee, yeah, if you have deals, send me a message on Instagram. But I am going to say, Renee, I don't JV with people who are not part of Wholesaling 101. So you would need to join that. What you been doing, Top G? Guys, I'm not Top G, but I did get a notification that Top G is going to be doing an emergency broadcast, so I, I went ahead and I fucking put it in my calendar because I'm going to listen to that shit. All right.
Weird.
All right, let's see what this other lead is. Where we at here? Somewhere in Texas. Hate whenever I see County Road. Another non-working phone number. Alright. What's up, Taylor? How you doing? Is your watch real? Yes, of course it is. Okay. All right, good afternoon, Ryan. How you doing? Good afternoon, Aaron. Uh, bench PR is 315 pounds. Where are you getting your leads from? Josh Harrell, we do digital marketing, bro. So we run ads on Facebook, Instagram, Google, YouTube, say, hey, want to sell your house fast? Click here. They enter in their address, lead gets pushed to my system, I give them a call. All right, now you just need a big, big chain. I don't like big chains, but I just have this that I do like. What's up, Riley? How you doing, man? All right, we got Brad in Wartsburg, Tennessee. That's a fucking terrible name for a town.
Wartsburg?
What the fuck? Who'd want to live there? All right, biggest deal you closed so far? Biggest deal ever was $132,000. Eating a rack of lamb? Let's go, dude. Definitely interested in learning this. Well, Big Boy Buzz, you can learn it for free on my YouTube channel. If you feel like you need more help, Wholesaling 101 would be a great place for you. I need help growing my hair back. I can't help you, bro. I can't help you with that. One day I will. I've said once I'm a billionaire, I'm going to figure out how to cure Male, male pattern baldness. How much profit do you actually make? Well, it depends, Chris. I got something fucking—
please leave your message for 9.
Got a bug bite on my back or some shit like that, fucking me up. All right. Uncle Sam takes a lot. Yes, they do. So wholesaling is all earned income, so you're taxed based on your tax bracket. So it gets, uh, as you start doing more deals, gets up there. Whatever happened to the older man from Maine that needed to talk to his kids? He decided not to sell, Nikki. It's already something for male's boldness.
What?
What state do you find the best deals in? All of them, Zach. Every state has good deals. How much profit do you actually make? Depends, bro. Tried your cod recipe, how'd you like it, bro? All right, baldness— there's a cure for, for baldness? I don't think so, man, because I still see tons of bald dudes. I don't think there's a cure, at least not one that like doesn't also give you like erectile dysfunction and shit like that.
Your call has been forwarded to an auto.
True, there's already a cure for male pattern baldness.
I—
what are you guys talking about? How many closed deals have you done this month? 18, Levi. We got 18 contracts this month. Tyson, you ain't him. Well, that's your opinion, but I fucking disagree with you, bro. What's up, Toad Taker? What's up, Logan? Shane, everything's going well, man. How are you doing? What's going on here? That was the longest thing. No, I do not know who Jace Robles is. Good, cruising through the week, love to hear it. Uh, the new guy we were training did not make it. He did not make it. Mickey, I'm out of Phoenix, bro. Shrubby in Phoenix, what does that mean? Is Phoenix a good city to start in? All cities are a good place to start in, man. Shane, I majored in finance and real estate in college. What do you think about Houston? Houston's a great market. Do you only do PPC? No, we also do Facebook, Instagram ads. Hey, thank you for calling. This is Tyson with We Buy Homes Cash. How can I help you?
Hey, how you doing, man? I've been getting these texts, I guess, from this number.
Oh, gotcha.
I don't know why or how you guys got my number, but I'm not a homeowner. I don't know why you guys keep sending me this address.
Oh, well, I'm sorry about that. Yeah, it looks like there's probably a wrong number because I'm seeing the name I have listed for you is Alexis, and you don't really sound like an Alexis.
No, I do not.
Gotcha. Well, hey, I'll make sure I get you taken off our list, all right?
Thank you, I appreciate it.
All right, thank you, man. Have a good one. Bye-bye.
You too.
Have you done any deals in Jacksonville? Yes, we have. One of my biggest deals, $115K, was in Jacksonville. Looking to purchase my first multi-property home, hacking advice. I live in Denver. Yeah, make sure you buy right, man. What's the energy drink today? Oh, guys, actually, I didn't have any caffeine yesterday. Haven't had any today. I don't know, maybe we'll need some. You know what my favorite energy drink is? It's the 2 PM energy drink, right? It's after lunch. It's when, you know, you can maybe start to feel a little bit sluggish. So maybe we will revisit the need for caffeine then, but right now, bro, I'm just fucking— we're vibrating fucking highly. We're chilling, dog. Yes, Mickey, we're always hiring talented salespeople. If you have a proven track record of being good at sales, Hit the link in my bio, scroll down the bottom. Are you interested in working with me? Click that shit, fill out the application. All right, what's this guy? Answered. Move him dead. Wrong number. All right, all right, well, let's go through our text right now. Let's see, Muhammad texted us out of Santa Clarita. And he says, I answered you enough, you just keep scamming, question mark. Stop texting or I'll press charges for harassment. No worries, dead, do not call. All right, we got Nikhil in Phoenix. What does he say? Not interested, not looking to sell. No worries, 90-day hibernation with you. All right, we got Alexis again. Okay, we already talked to that guy. Okay, back to what we were doing, back to the uncontacted bucket. All right, we have Mia in Kanai, AK. Is that Alaska? In Kanai, Alaska. Let's see what's going on with you, Mia. Bro's spamming random phone numbers. No, every single phone number that we're texting has at one point either filled out information on our website or spoke to us and said they'd be interested in selling. I'm moving to Vegas third of next month. Proven track record with sales. Okay, unfortunately guys, I do not hire any remote positions. You must be able to work out of my office in Phoenix. Why are you not a fan of Red Bull? Who said I wasn't a fan of Red Bull? I like Red Bull. Back in college when I was at the bar, my drink of choice was a Red Bull vodka. We used to call it douche juice. That's what me and the boys, you know, you catch us at Bear Trap Friday night, the boys were slanging back douche juices. Still on test? Yes, we're on TRT, brother. I went to the University of Alabama. Phoenix, have you met Pace at some point? Yes, I have. I've talked to Pace several times. I'm a huge fan of Pace Morby. You know what I say? I say that if I could— if you could buy stock in a person, I would fucking do everything I could to buy as much possible stock in Pace Morby as I possibly could. Pace Morby, I'm telling you, not only that guy is going to be a fucking billionaire without a doubt, but he has like— he's on the trajectory right now to become like the best real estate investor of all time. I swear to you. Pace is a G, dude. Yeah, last time I saw Pace was at Grant Cardone's office, and I'm talking to Pace and he's just bringing up deals I sold him like fucking years ago. He was like, oh yeah, dude, you sold me that one deal on this street, we bought it for this, here's what we ended up doing with it. Oh, and there was also this one. He remembers the complete address, he remembers the exact price he bought him for, everything. Deals I forgot about. I had no idea what the fuck he was talking about. That guy's insane. Tap the mic, doesn't sound like it's on. It's not. It's only— the mic doesn't go to TikTok, it only goes to my computer. So if you want to hear me talk through the mic, you want to get that better quality, and you want to see my computer screen, go to YouTube. I'm also live there ripping the course today. Let's go, Jared! I love to hear it, man. You know Doug Hopkins? I do not know Doug Hopkins personally, but I would like to know Doug Hopkins. Doug Hopkins is the fucking man when it comes to wholesaling real estate in Arizona, bro. He's the fucking man. That man, I would like to know him. You know what I heard about Doug Hopkins? I heard that guy is worth fucking tens and tens of millions of dollars. Probably $100 million.
I don't know.
I don't know exactly. But I heard that Doug Hopkins, worth all that money, dude is still running seller appointments every single week. He's doing fucking 20, 30 seller appointments every single week. He's still going out to see houses and buying them. I was like, fuck, bro, that puts things in perspective. You know Eric Klein? I do. I don't know Eric Klein personally, but I've seen his stuff. I've talked to him a little bit on Instagram and stuff. Dude's a G. All right, what is this? Why do I have a— why do I have a call scheduled in 5 minutes? What the fuck? One sec, boys. We need to look at the calendar. I just got a notification that I've got a call in 5 minutes. All right, we gotta— we're gonna have to hop on that call. He's my neighbor in Los Sendes. He's building a mega mansion in Mesa. It sounds about right. Tuna for cutting, good. Yeah dude, tuna goes hard, man. Oh, I've got an interview today at 11 too. What the fuck, man? I got all kinds of shit I gotta do today. What the fuck is this? All right, ever get back to Terrence? Dude, I haven't been able to get Terrence on the phone, man. I don't know what the fuck's going on with him. All right. Nathaniel, just got into wholesaling. Any positive advice? Yes, Nathaniel, here's what I'm going to tell you. Here's my daily dose of positivity for you. At first, this is a very, very hard industry, right? It can be easy to give up. That's why most people do. What I'll tell you is it works for me and it works for thousands of other people I know. And there are people doing hundreds of deals every single month. And there's no difference between them and you, man. Keep your head down, keep grinding, keep doing the actions that you know are going to yield results. This is talking to sellers, talking to buyers. As long as you're talking to sellers and buyers every single day, it is inevitable that you will find success. Keep pushing, man. Send me your Fort Wayne deals. I don't think I have any Fort Wayne deals. Dang, bro, no long— no long lives today? No, guys, my afternoon is completely open. Like, after 1 o'clock, my afternoon is completely open, so we'll definitely be doing a longer live then. Did the guy accept a $519,000 offer last night? So I talked to him, that was my first call I made this morning. He said we went over with him and he was just like, okay, I just want to send this to my brother real quick, he's a realtor, I want to have him look over it. I said no problem, bro, send it on over. So waiting to hear back about that. Who knows, we may get some pushback, but nothing we can't handle. How do I get into real estate? Do I do it online? Yeah, absolutely, man. If you're looking to get into wholesaling, guys, the best place for you to start is Wholesaling 101. It's a program I have designed to show people how to get their first real— their first wholesale deals. Levi, what's your TRT experience like? You recommend? I do highly recommend TRT, but also here, there's a couple like stipulations. Number one, I genuinely need TRT. I got my test levels checked. They were in the low 300s. I'm a 25-year-old man. I fucking work out every single day. My test should be higher than 300. But also, you need to be in a position where I'm— I'm get— I get blood work done fucking more often than 3 times— than 4 times a year, right? I'm constantly looking at my blood, making sure that all of my, my hormone levels, everything else are in the right places. Um, I know that I've got to cycle off TRT every once in a while in order to keep everything running in my body. So it's not something you should just take lightly. It is a lifelong commitment, you know. So I think do your own research. I'm not a doctor, don't listen to me. But TRT has helped every aspect of my life. You know, I've got more energy, I've got more drive. I, I like— I, you know, I, I'm a huge fan of it, but it just completely depends. Nathaniel, you offer any mentorships or any virtual seminars coming up to connect with people in the real estate industry? So Nathaniel, I run something called Wholesaling 101. I'll go ahead, I'll give you a quick snapshot of what Wholesaling 101 is. So it's a— it's an entire community where people can come in, ask questions. So this guy Fernando, he might be in here, he drops a property I send them a video on exactly how much I think you should offer for it. Um, there's also a classroom with all the videos you need on getting your first deal, right? Everything you could possibly need coming through here, right? How to underwrite, underwriting examples, all the contracts, and I walk through and I explain exactly what's going on in the contracts, uh, everything with dispo, how to find cash buyers, how to market a new deal, everything, man. Not to mention, you also get— check this out— I've been uploading— whoops— I've been uploading lists for people to call. Look, here's a bunch of motivated leads with their phone numbers so you can start cold calling, right? It's everything you need to start virtually wholesaling real estate, and it's only $69 a month. So if you guys are interested, go to Wholesaling 101 to go check that out. All right, I gotta hop off for— well, let me see, let's make sure this guy shows up to the call first. All right, what do I tell my barber to get that hairstyle? Guys, this literally grew out from a buzz, like I haven't gotten a haircut, so I don't know what you would tell your barber. All right. Did you make $250K in the month? So Kento, out of the deals I got for the challenge, right now only 7 of them are in marketing and we're at $152K in projected profit. So once we get all of them in, I'll be able to let you know once they've all closed. We'll see. All right. Once I sign an agreement It's in Sig. I get an inspector to look at him, pay him commission. No, I don't know what you're talking about over there, man. This guy doesn't have a degree, I guarantee you. I do have a degree. I've got— I graduated cum laude with a degree in finance. It's not worth a fucking shit though, but I certainly do have a degree. All right, we're gonna give this kid fucking 3 more minutes to show up to this meeting. All right, how long is the typical sales cycle? So your cash conversion cycle is typically between 45 and 60 days. Website for testosterone? Guys, the doctor I get, the doctor, my TRT doctor, his name is Dr. Lark. It's Thrive Regenerative Medicine. In Chandler, Arizona. You can look him up. That's who I go to. Do you take the seller's word for what needs to be repaired? Yes, Jake, we do, and that's how we do our initial underwriting, but we also send somebody over to get pictures of the property. At that time, we may have to renegotiate with them if there are other repairs that they didn't tell us about. Do you ever have to sue people for back-ended deals or contracts? Yes, it's something we have had to do before. Tyson, what do you think about wholesaling gurus? I think most of them— I know most of them, and most of them absolutely know what the fuck they're talking about. If you just listen to them and do the shit they tell you to do, you'll make money. All right, this guy ain't showing up. We're gonna keep chugging along, and I'm gonna send him a nasty fucking cancellation email real quick. Guys, if for some reason you book a call on my calendar and then just don't show up, I'm going to be pissed off at you. All right, thoughts on Section 8? Great way to make money. Not my personal forte. I know it's all the rage on TikTok because of, uh, Mr. Tom Cruise. And now look, I— Tom Cruise is killing it a lot fucking harder than I am. So props to him on that, but it's not my forte. All right. Was it a job interview? No. All right, let's get back to what I was doing.
All right.
I've been contacting local counties in my area, looking at pre-foreclosures and finding distressed homes in my area. I've been contacting homeowners from PropStream and other resources that I've found. I mean, that's great. That's a great start, Nathaniel. If I get the contract signed, is the cash buyer going to be inspecting, or I got to pay one to do it? If the cash buyer wants to, wants to have an inspection done, they're going to have to pay for it, not you. All right, Tony. Casa Grande. Casa Grande. That's how fucking white people say Casa Grande. Tyson, your fly is down. I don't have a fly on these shorts, bro. All right, can I hit you up on Instagram so you can read my script and tell me if it's good? No. I won't do that. What? I'm here for the thigh tats. Thank you, bro. I want to get some more tats.
You're calling.
I'm going to get Meredith's name tattooed around my ring finger. I don't know if I'm going to get it like this way, like just Meredith, or if it's going to be Meredith around. I'll probably get that on her birthday. What's up, Brayden? How you doing, dog? Good to see you, man. Story behind the duck. Duck is like a nickname. All my boys from high school call me Duck. Is Meredith your wife? Not yet. She's the love of my life. She's my girlfriend, but not my wife yet. Do your Rolexes grow in value? I only have one Rolex, and no, it's pretty much stayed the same since when I bought it. But here's the thing, here's the thing, guys. Here's the thing about buying shit like a Rolex or buying like a lot of nice cars if you buy them right, they're not waste of money. They hold their value, right? It's just you're just parking your money in this place. So this right here, anytime I can go take this right now and exchange it for the same amount of money that I bought it for, right? But it's just like a little bank account I get to wear around. Now you have to buy the right watch. Not all watches will do that, but a Submariner is a fucking classic. Like they'll never go out of style. I'll always be able to at least get my money back on this watch. Same thing with a lot of cars. Like, for instance, a Lamborghini Huracán. Right now, if you go buy a new Lamborghini, depending on the one, I mean, the new Revuelto and shit, that's not gonna drop in value. But, like, a Huracán Evo. You pay the $300,000, you get a new Huracán Evo. In a couple years, that's not gonna be worth $300,000. However, let's say you go buy a 2016 Huracán. That right there is going to be between $200,000, $250,000 depending on how many miles are on it. That car will never be less than $200,000. Like, never will Huracán sell for less than $200K. So you can park your money in the Huracán, have something you drive around, put 10K miles on it, you can sell it next year for the same amount you paid for it. All right, you don't need to put down an EMD.
What?
What are you talking about? How old are you, man? I'm 25. Can I start at 17? If you have somebody you trust that's over the age of 18 to sign contracts for you, yes, you can. But in order to do this entirely yourself, you need to be 18 years old because you can't sign legally binding contracts if you're under the age of 18. What's your market? I'm nationwide. What's the most you've ever spent on your education? Guys, I've spent over a quarter million dollars on— like, not counting college, like I'm saying mentorships, courses, masterminds, events. I've spent over a quarter million dollars just on my wholesaling real estate education. Hey man, how would you go around buyers that don't deal with wholesalers? Have one on the line right now. Fuck them. You don't want to deal with wholesaler? Fuck you. Don't buy my deal. How do you find your cash buyer? Multiple different ways. I list my properties on the MLS. We find a lot of cash buyers that way. And also we have Investor Lift, so I can send it out to all the cash buyers on Investor Lift. Ain't one person besides fucking Jeff answer the damn phone today. What's going on? Am I going to have to rip some cold calls? I think I gotta rip some cold calls, boys. I think that's the only course of action. We'll get yelled at a little bit. Top 3 energy drinks: number 1, White Monster; number 2, Swedish Fish Ghost; number 3, kind of a toss-up, but I'm gonna go Sour Watermelon Ghost. Is this a bad day for cold calling? I'm not cold calling right now. I'm calling warm leads that we just— like, all leads from our website. That we just haven't been able to get a hold of, but nobody's answering, so I think I might move over to—
The number you are trying to reach has a voicemail box that has not been set up yet. Please try—
I think I'm gonna move over to doing some cold calls. White Monsters go? They are. I mean, here's the thing about a White Monster. It's just a good daily driver, man. They're good every single time, like, it's just, you know, it's the fucking— it's the Toyota Camry of energy drinks. "What's the best list to pull with the highest success rate for leads?" There's no one magic list, man. All the lists, as long as it's showing motivating factors, work. Pre-foreclosures, liens, vacant properties, tired landlords, expired listings, all great lists. "What's the best method for finding properties before they're on the MLS?" Axel, pulling lists and skip tracing them, cold calling them, or running ads. Do you buy in Woodborne, New York? Guys, I buy all over the place, bro. We all want to see you make some golf content. No, you don't, man. You'd probably get worse if you watch me play golf. How does your hair grow so fast, Big B? It's because I'm incredibly healthy. Not a Bang guy. Bang isn't really my favorite, man. Alright, let's hop on the dialer. Let's rip some cold calls. Alright, do you intake organic products on a daily basis? Dude, I think a lot of like when it comes to organic stuff is bullshit. But yes, I always try to buy the most high-quality food I possibly can. In your position, are you running JV with your team or do you hit your numbers by VA? I have no idea what the hell you're saying, man. What do you mean? How do I get off Tai Lopez's email and text list? I don't think it's possible, man. I think once you're on it, you're on it for life. When you first started, do you use a personal phone number for cold calling? Yeah, man. I just use my cell phone number for real. How long ago did you buzz your hair? Like a month ago, man. My shit's already fucking back. Alright, let's get started, boys. My dad's the one who inspired me to get into wholesaling. What's your email at prop—
Hello?
Hello, Darryl?
No, I'm sorry, you have a wrong number.
Oh, I'm sorry about that. Is this not the owner of the property over on Myrna Lane in Chandler? Hello? Okay. What's your email? I've got properties available. So guys, I have so many of my own deals that I don't really do a lot of JV deals. I only JV with people who are a part of Wholesaling 101 or my Novations Mastermind. All right. Do you like SMS blasting or bandit signs? I'm not a huge fan of SMS blasting. I know people are doing it, they're making money, whatever. Too many regulations, not my cup of tea. Bandit signs are great, especially if you're getting started. They're just a lot of work. How does virtual wholesaling work? You call somebody who has a property. So you call them, you ask them questions about the property, you make an offer, you send them a contract via email. Once it's signed, you hire somebody to go take pictures. You can find somebody on Craigslist to go take pictures of the property. Then you get all the information put together in a nice little package with the pictures, and you send it out to cash buyers in the area. You can find cash buyers in any area on Facebook. Go to Facebook, search in real estate investors in, and then any city, and you're going to find all kinds of groups where real estate investors hang out. Type in there, I've got this deal in your city, it's a 3-bedroom, 2-bath, is this and this, it could be worth $500K, I'm selling it for $390K, whatever it may be, right? Hey, thank you for calling Tyson. Absolutely boofed that, boys. I fucked that one up. Thank you for calling Tyson. Bro, thank you for calling We Buy Homes Cash. This is Tyson. How'd I mess that one up, bros? Oh well. All right. You said your top student is doing 6 figures a month. How long has he been in your program for? That guy was one of the first people who ever hit me up on TikTok and he's like, yo, pay you $1,000 for you to teach me how to do what you do. And I said, okay. And now he's at the point where he's doing $100K months. All right, what are your opinions on Robert Kiyosaki? Um, I don't know, I think he's a little bit of a doomer at this point. He's always thinking the sky is falling, but, uh Gotta give it to him, man. He wrote a book that isn't—
Hello?
Hello, Bradford?
Yes.
Hey Bradford, this is Tyson. I was calling to see if you were still looking at selling that property on Santa Fe Court?
No, not now. Not anymore. Thank you though.
Oh, gotcha. All right. Well, hey, hope you have a great rest of your day, man.
You too. Thanks.
Bye. Bye-bye. As I was saying, uh, Robert Kiyosaki wrote a book that inspired an entire generation of real estate investors. So for that, I mean, he's amazing. But I mean, I see his tweets and stuff nowadays and it seems like he always thinks the sky is falling and the fucking world's falling apart. So I don't know, not a fan of those vibes. You're literally somehow gaining weight every time I see your lives. What are you talking about, bro? I'm cutting right now. I'm losing weight. Would you take $5K nowadays to mentor? Maybe like $5K a month. But guys, you can join Wholesaling 101 and get mentorship from me for $69 a month. Like if you want a real one-on-one— Hey, thank you for calling We Buy Homes Cash. This is Tyson.
Yeah, who's this?
This is Tyson with We Buy Homes Cash.
And I can say somebody just called me from this number.
Gotcha. Let's see, is this Charles?
Yes.
Hey Charles, yeah, looks like we were calling to see if you were still looking at selling that property on Acapulco Lane in Surprise.
Well, yeah, but I've got people who's already given me a contract.
Okay, you've already signed a contract?
I haven't signed anything yet, no.
Okay, well, um, I mean, I'd love to have a conversation with you about the property and maybe see if we can get you a better offer than what these other people are giving you.
Well, I'll tell you right now, they, they, their offer is $315,000. They're, they're wanting to assume the loan so they can get the 2.8% interest rate. And give me $25,000 in cash.
Okay. So are they assuming the loan or are they buying it subject to?
Uh, there's— they're wanting to assume it.
Okay. Um, so basically they have you walking away with $20K?
$25K. Yes.
$25K. Okay. So I would, I would really figure out from them if they are assuming the loan or if they're buying it subject to. Um, I'm gonna be honest with you, Charles, like, assume loan assumptions aren't something that a lot of, like, people are doing. Um, what's really common nowadays is buying properties subject to the current mortgage. So what that means is they become responsible for making your mortgage payments, uh, you're not responsible for it anymore. And then, like, but the title transfers to them. So that can be a great strategy if it's something you're looking for, but I, I just do want you to keep in mind that means that, like, that property will still be on your debt-to-income, and if you're looking to go buy another house, it could prevent you from qualifying for another loan.
Well, that— and I'll be honest with you, that's one of the questions, uh, when I get the copy of their contract, that's one of the questions I have. Will that— my property come out of my name, or is it still going to be in my name is going to show, um, when you said debt, debt to income, right?
So now I don't—
yeah, so I have no idea why, why, you know, the property right now, my mortgage or my balance is right around $290,000. And I agree with you, if that's still on my credit and everything and they're showing, okay, you got $290,000 here and you want to buy another place and I'm retired, it is going to probably cause a problem. And that's one of the biggest things that I have. That's one of the big questions I have, is this how this is actually going to work, right?
Well, I would definitely get that information. I mean, look, from my, from my knowledge, that's the way that people are doing it these days. That's the way that we do it whenever we're like taking over a mortgage like that. Now it can be great because here's the thing is, I mean, at $315K on like a cash offer from an investor where there's no fees, that's great, right? Because it gets you walking away with some money. Um, but it is something for you to be aware of that, you know, it can prevent you from, from buying another house. Now if you're just wanting to go rent or anything like that, it's perfectly fine.
Well, I'm not gonna rent. I, uh I'm looking to buy— I'm here in Arizona and I'm from Ohio and we're going to move back to Ohio. Okay. And I'm looking at a mobile home. Before I moved to Arizona, I owned a mobile home in a very nice park and I sold it and moved— basically moved out here. Now I'm ready to go back home, but The mobile home we're looking at is somewhere in the $80,000 to $90,000 range, and I'm going to put X number of dollars down on them.
Yeah.
And then finance. And that's the biggest thing, you know, is Is that going to hurt me buying? But how do you say— how did you do it? You guys do it, you say?
So we do it where we're buying it subject to, and it's the exact same thing, right? So the, the payment, the, the debt would stay in your name. We would become responsible for making the payments, so you're no longer responsible for them anymore. You don't own the house anymore. If something breaks, it's not up to you. Anything like that, you're able to walk away. And then yeah, we would, we would be offering pretty much the same thing where we'd be able to give you $25,000. We pay the closing costs and everything. Um, but in this situation, I'm going to be very upfront with you, right, about what I'm telling you now, that, that that debt stays in your name. So if you're looking to go buy another house, it could prevent you from doing that.
Okay, well, that's one of the questions that I have. And I know I have a conference call next, next week with their people to go over the contract and everything. And they said any questions that you have, be sure and ask them.
Because what's the name of the company? What's the name?
I just do not say right now. Because there's two companies, and, and, uh, I, I told— I've told them both that I wouldn't reveal any information, names, or anything until I know what I'm doing. So I don't want to give that information out right now.
Okay, no worries at all. I mean, I was just gonna see if there was someone I knew and I could say, oh yeah, I mean, they're— they do good work or whatever it may be. But, um, look, let's say that— let's say they say, yeah, I mean, the, the debt does stay in your name, um, and that would stop you from buying this mobile home. What do you think you'll do?
Well, that's That, that's the big, big question because I got to be able to buy. I had to have someplace to live, let me put it that way.
Right.
And everything. But, and I talked to my mortgage company, Freedom Mortgage, and when I talked to them, they said that the, you know, for them to keep that— to— is a VA home. I bought VA, and they said for them to keep that 2.5% interest rate, they had to keep that mortgage with Freedom Mortgage.
Yeah.
And I told the guys that's not a problem, you know, to do that because that's the way we usually do it. And the woman at FreedomWorks said, but that will come out of your name and you'll be released from all obligations, and you'll also be released from your VA. So I don't know if she knew exactly what they was talking about, because at the time I talked to them, I didn't know either. So once I have this conference call, I'll know a little bit more about it. But yeah, I don't want to get into something that I'm going to have a $290,000 debt that's hanging on my credit.
Right. Well, I mean, here's the thing is, is it can be a good thing. I mean, if the company is reputable, then You know, it can be a good thing because you have somebody reputable making that payment and it only helps your credit. But I mean, yeah, if you're looking to buy another house, then it can prevent you from doing that.
Because they did say, you know, it'd be like, it's like a third party making that payment.
Yeah. So I'm— I look, I would, I would bet money that they're, they're looking to buy this subject too. That's what they're doing.
They're doing what now?
So it's what I'm saying, they're buying the property subject to the mortgage is what it's called. And when they do that, they're responsible for making the payment. You don't need to make it anymore, but the, the debt stays under Charles' name. Like, it stays under your name.
Okay, uh, that's because I know, I know there was one question that I asked. I got a real good friend in Ohio that, that, uh, has rental.
Um, yeah, Jake, I did try playing Diablo 4. I liked it, but it kept fucking up my computer, everything.
And, and that was the question. I said, what happens if this company would go belly up? He said, well, I, I'll tell you this. He said, they're going to hand you $25,000 and they're going to come in and they'll do stuff to the house and get it ready to lease, you know, rent it out. I doubt very seriously if they're the type of company that you have to worry about going belly up because if it happens the way it sounds, you, you get your $25,000.
Yeah.
You get all the upgrades that they've done on the house, plus you get the house back.
Yeah.
You turn around and resell it. Yes.
Yeah, absolutely.
You're pretty, pretty locked in there. But I, you know, I— that, that question has been on my mind. Excuse me. Has been on my mind. And I, and I agree with you. That's one question that I have to have answered before I, before I really explain anything is if that stays on my credit report, and will that prevent me from buying? You know, because like I said, I'm retired. I've got my income. My wife still works, but we don't have great incomes. Yeah, you take the $290,000 off then with what we make, yeah, we would probably qualify for whatever. But, you know, my daughter, she's saying, ah, won't you move up here where I'm at in Ohio, when she's out in the middle of nowhere? And like I told her, I said, you know what, I, I can't afford to go back and buy a $300,000 home or something like that. I said, I gotta get my payments down to, you know, less than what I'm paying now because my wife, she's wanting to retire. And I said, one thing about it, when you get on a fixed income, a lot of things changes. Yeah. And well, everything.
So let me ask you this, Charles, have you thought about listing the property on the market and trying to sell it that way?
Well, the property in the area I'm at is selling for right around $320,000 to $330,000.
Yeah.
And if I list it and then turn around and have to pay closing and real estate fees, everything like that, I'm not going to walk away. And I figured I need at least $25,000 in my pocket to do what I want to do back in Ohio. And if I list it and it goes for what the market value is right now, that won't happen.
Well, here's what I'm looking at. If you sell it for $330,000, you're going to pay 6% real estate commission. So that's you know, just under $20 grand. Let's say another $3,000 in closing costs. That would have net to you $307,000. And you said you owe $290,000, right? So that has you walking away with $27,000. Now that's if it sells for, for $330K.
If it sells for less than that, then Right, well, let's say it sells for $320,000. Okay, and if I had— and how much did you say, 6%?
Yeah, so 3% to the buyer's agent, 3% to the set— to the seller's agent.
Okay, so 6% of $320,000 is what?
Uh, $19,200.
Okay, so then you have closing costs of what you say, $3,000?
I'm just estimating. I don't know exactly what they'd be, but I'm estimating $3,000.
That's fine. That's fine. I'm not— I'm not going to— I'm not holding you to anything, but let's just say $3,000. So $19,000, that's $22,000, and I owe $290,000, let's say. So $290,000.
So I tell you, if it sells for $320,000, then you're probably only gonna walk away with 7 or 8.
Yeah, it's gonna leave me about $10,000.
Well, let me ask you, Charles, are you like on a time crunch? Like, do you— like, how soon do you need to be in Ohio?
Well, I'm not on a time crunch, but my, my turnaround point— I was hoping to be in Ohio by September of this year. Okay, like I said, I'm retired. I'm, I can, and I'm 76 years old. My wife first says, well, can we wait 2 years till I retire? And I said, Elsie, I'm not waiting 2 years to move back to Ohio. If you don't want to do it for 2 years, then it's not going to happen.
Well, how about—
and then she— go ahead.
Well, I was just going to ask you, how about this? Um, I know a realtor, a really good realtor, um, and she will actually list your house for 5%. So why not try listing it and just do like a 2-month listing agreement where you just tell her, look, I'm not taking a penny less than $330K. And so they listed at $330K, give it 2 months to try it out. If it sells at $330,000 and you list with my girl, she'll, uh, she'll only charge you 5%. So that would be, of $330,000, 5% is $16,500. Then there's going to be, let's say, $3,000 in closing costs. That has you walking away, if your mortgage is $290k, that has you walking away with, uh, with $20,000.
I'm saying that that's put me in line with what I want to do because moving expenses and everything going back to Ohio, I plan on, you know, and I'll be up front, I mean, if buying a mobile home, I plan on putting somewhere between $18,000 and $20,000 down on the mobile home plus my moving expenses and anything else that might come up in that. But I tell you what, I mean, you, you brought up some interesting points. I've got a meeting to go over this contract next Wednesday in the morning. If you want to call me next Wednesday afternoon, then I'll, I'll tell you whether I went with this deal or not, and maybe, maybe we can talk about something.
Okay, you said, uh, next Wednesday? Yes.
Okay, cool.
Well, I'll, I'll put a note in my calendar. I'll give you a call on Wednesday. Um, hopefully everything goes well with, uh, what you're saying next Wednesday, like not this, or what is today? Today is Wednesday.
Okay, so today's Wednesday.
Okay, all right. Well, hey, look, I'll give you a call on Wednesday. Hopefully everything goes well with the company and they're able to work something out for you, but if not, at least you'll know you'll have this plan B. Okay.
Okay, sounds good.
All right, thank you, Charles. I appreciate your time.
Uh-huh, thank you.
Bye-bye.
Bye.
All right, so somebody asked, why don't I offer him cash? He owes $290K. For me to buy this house, I'd be way less than $290K. Explain subject-to. I did explain it to him. Host is simply a great person. Thank you, DeviantPK, I appreciate that, man. Is that a new mic? Yes, Dalton, new mic. Well, it's not new, I've had it in my office for a while, but I finally got this interface so I can actually use it on my computer. So I'll call him next Wednesday, um, if he wants to list it, then Meredith will have a listing.
Cool.
All right, did you get your real estate license? Yeah, I had my real estate— I got my real estate license when I was 18, but I don't have it anymore. Does she just take 2%? Each realtor would take 2.5%. What's the most complicated seller you've ever worked with? All of them. They're all complicated. It's ridiculous. All right, guys, I'm going to go pee real quick.
We'll be right back.
More cold calls. All right, I'm not giving that guy a loan to buy a mobile home. I don't want a loan on a mobile home. What do you do, wholesale or subject-to, buy-hold? You just popped into my feed. All of it, bro. I mainly wholesale though, but we do a little bit of everything. Mainly wholesale and novations.
Zins.
Cinnamon Zins, spearmint, bro. I've never tried the cinnamon. All right, back to what the fuck we were doing. All right, yes, Axel Zins.
Pro—
that was the same guy. All right, yeah, Zins are actually proven to, uh, increase assignment fees by 13%. It's facts. Doctors actually find that out. What do you think of the guy in here, Creative Finance?
What?
When do you get to the office, Dawn? I typically get to the office between like 8:30 and 9. Hello, Courtney. Oh, hey, Bark. Um, are you one of the owners of our property over on Guadalupe Road, Unit 111?
11. Guadalupe Road, 111. Yes.
Okay, were you looking to sell that place?
Uh, yeah, they want a lot of money. We want, uh, half a million— I mean, a quarter million.
Okay, well, yeah, I'd love to see if that's a price I can get. I just need to ask you a few questions about the condition of the property to see if that's something we could offer.
Yeah, we're not taking offers. We're taking a quarter million or less.
Yeah, or more. Yeah, I understand. I'm just— I'm saying I would need to ask you some questions to see if we could offer a quarter million.
Okay.
So I'm getting the property pulled up. Is this a place you're currently living in?
No.
Okay. Is it being rented out?
Yes.
Okay. When was the last time you saw the property?
What?
When was the last time you've seen the property, like on the inside?
About a couple of months ago.
Okay. And are the tenants keeping it in like good condition?
Uh, 111, yes, pretty good condition.
Okay. How many bedrooms and bathrooms is it?
2 bedrooms, 2 baths.
Okay, and then I'm seeing it's 898 square feet.
Yes.
Okay, looks like this one was built in 1983. Have you made any updates to it since you've owned it?
Yeah.
Can you tell me about them?
Yeah, we just did some painting in there, fixed up the bathroom, some flooring.
Okay, when was this?
It's been happening over the past couple of years. Rebuilt that thing for the new tenants came in about a year ago or so, year and a half ago. No, 2 years ago.
Okay. And when you say you fixed up the bathroom, like, did you like remodel it? Maybe like put some tile in the shower?
Like a new toilet in there? Shower, that kind of crap.
Okay, so like, did you— like, I'm saying, like, did you remodel the shower? Like, did you put in like a tile shower or anything like that? Or did you just do some maintenance?
Here's to it. Made it all freshened it all up.
Okay. How about the kitchen?
Um, the kitchen, uh, I want to say they're not brand new appliances. But some newer appliances did get added in there a few years ago. Garbage disposal. That's about it. New faucets. Just redone. Okay.
Gotcha. Well, based on that, I'm sorry, you said your name was Bark, like B-R-A-K?
What?
Did you say your name was Bark? B-A-R-K?
Mark.
Mark. Okay, I was gonna say I had never met anybody named Bark. Okay, Mark, so, uh, based on what you're saying, um, I think we could get you the $250K for it, but, uh, we would need to list it on the market.
Yeah, then no, no desire.
Gotcha. That's not something you're interested in doing?
Nope, not at all.
Okay, I understand. I do appreciate your time, Mark.
Okay, thank you. Yeah.
All right, put him in a 90-day hibernation. All right, where was that property? It's in, uh, Mesa, Arizona. All right. Yeah, guys, in Arizona you're going to be very hard-pressed to find anything for less than like 250K. What server are you— what do you mean server, bro?
It's been forwarded to an automatic voice message system. 6025. Hello?
Hello, Ronald?
Hello? Yes?
Hey Ronald, this is Tyson. I was calling to see if you were still looking at selling that property over on Pure Pointe Drive, apartment 2103.
Uh, no, nope.
Oh, gotcha. All right, sorry about that. Hope you have a great rest of your day.
All right, bye-bye.
All right, uh, Batch— no, so these are— I'm just calling like through our lead bucket right now. So these are a mixture of like old PPC leads, old website leads. A lot of them are cold call leads from data we pulled on Batch Leads and then had our cold callers speak with. But it's just everything in my system. Cold or warm calls? These are really cold calls. These are people we haven't spoken to in a really long time. You know, we're just trying to— we're panning for gold right now. We're just digging through the shit trying to find a little fleck of gold. All right, how many deals you make a week, if you don't mind me? Honcho Villa, me personally in the last 30 days I had 18 contracts.
Hello?
Hello, Omar?
I think it's the wrong number.
Oh, gotcha. Is this not the owner of that place over on Edgemont Avenue?
No.
Oh, gotcha. Sorry about that.
Okay.
So I got a lead to sell the land and the wife accepted my offer, but husband is the only person on title. Should I speak with the husband as well or just go along with it? Yeah, you need to speak with the husband.
Man.
All right, what dialer software? I'm using, uh, smartphone.io is the dialer I'm using, but I recommend people to use Batch Dialer.
Hello, thank you for calling Dan's Lawn Service.
Why do I recommend Batch Leads over PropStream? Guys, I tell people they both work. I just, I've used Batch Leads, so it's the system I'm familiar with, so that's what I tell people to use, but they both work. Ready for monsoon season. I guess it will be monsoon season soon here. I haven't thought about it. What's your team look like right now? Brad, we got me, my dad— Hello, Sandy?
Who is this?
This is Tyson. I was calling to see if you were still looking at selling that property on Canter Way.
That property's been sold.
Oh, gotcha. Um, so team is me, my dad, Mitchell, Doggo, and Ryan. So Doggo, Dispo, Ryan, acquisitions, Mitchell, operations manager, and then me and my dad are the owners. No, new guy didn't work out. How old is the overall list, guys?
Hi, this is Tom Bodmer with HomeSmart. Thanks very much for calling.
Um, it's not like a list I'm calling through. Like, I didn't just pull this list that I'm, I'm dialing. This is all the leads in my system that have at one point been like, oh, not interested. We just keep following up with them. All right, let's go through the text real quick. Jacob in Calhoun, Georgia says, did you already sell your house? No, not yet. Let's give him a call. You'll help with the relocation if hired?
Um, more than likely no.
You would have to have a very impressive track record for me to pay for you to relocate. Just curious how long the list of possible contacts are valid. Forever. Forever, dude. Do you get your MAO through a calculator? Yes. What happened to the new guy? Was he a tool? No, he's a nice guy and everything. It's just he was really new in his sales and, uh, Oh shoot, all right. Got an interview right now, so we're gonna have to jump off, but we'll be on later this afternoon making some more calls. So thank you guys all for watching. We'll see you in a little bit. Remember guys, if you want to learn how to wholesale, YouTube channel, you can go watch all those videos for free. I got tons of stuff on there. It's everything
