LIVE DEAL HUNTING | WHOLESALING REAL ESTATE

In this 2‑hour live stream Tyson Smith fields a rapid‑fire Q&A from viewers about every aspect of wholesaling real‑estate. He walks through how he sources and underwrites deals, explains the mechanics of contracts, assignments, inspection periods, and liquidated‑damage clauses, and shares his preferred tech stack – SmarterContact for texting and Virtual Flip Leads for AI‑driven off‑market leads. Tyson compares pricing plans, shows how to export lead lists, and advises on the number of phone numbers to purchase and skip‑trace for a first deal. He discusses profit metrics (MAO, ARV, repair costs, 10‑%‑plus returns), the role of earnest money, escrow, and title‑company fees. The stream also covers scaling the business: hiring VAs for cold‑calling, joint‑venture (JV) structures, community resources (classroom, weekly calls, mentorship), and mindset tips. Throughout, Tyson answers specific viewer scenarios (e.g., a $425 K seller, land deals, mobile‑home wholesaling, market selection in Texas, California, North Carolina, etc.), promotes his community, and teases upcoming videos on underwriting and SmarterContact tutorials.
Chapters
Okay, what is up guys? Hey Meredith, can you do me a favor? Can you go to my TikTok Live and come over here so I can see it? What's up, Eric? Good to see you, bro. Can you hear me? Mhm. It looks terrible. Yeah, it does. Looks terrible. Um, if you're watching on TikTok, can you guys say some stuff? Tyson, RJ said SmarterContact has changed regulations in 2022. Does this mean you're using a dead service, or does it work really well? Um, well, I just started using it a week ago and it's working great for me. Um, but also, I don't know what you mean has changed regulations. There were some regulations that were supposed to come out in 2022. They got pushed back— or no, wait, not 2022. They were supposed to come out this year and they got pushed back to 2026, but they already had come up with the, uh, fix for it. All right, what the frick? Sorry guys, I'm trying to figure I'm trying to figure something out and it's not working. Why not use GoHighLevel? Much cheaper. Because it's much worse. GoHighLevel is going to have terrible deliverability compared to SmarterContact. I have 2-acre property in San Antonio, can't find a buyer. Do you know anyone looking to buy? How much would a new-built house sell for on it? And how much are you selling it for? What's the next car you plan to buy? I mean, I literally just bought a new Ferrari, so I'm not really looking for any new cars right now. I may have to buy a bigger one, um, for my wife pretty soon here though. What's up, Solo Fearless? All right, I gotta figure this out because, guys, I'm sorry, I'm trying a new way of streaming on TikTok and, um, it's not working very well. Uh, yo, random question, how much in the bank is impressive at 21? Completely all relative. All relative. Also, how come you didn't show the Ferrari last time on live? I did. I showed it, uh, on live yesterday. All right, random question. Yeah, okay, answer my question. What's the difference between, uh, them having full right processing a wholesale deal and them owning? Jay, I have no idea what you even mean by that, bro. You might need to give me some more color, give me some more detail. All right, how do you close a deal? Get under contract for cheap, sell it to somebody else for more money. That person brings all the money, title company distributes it. All right. What's the difference between them having full— again, Jay, you have to just entirely re-ask your question. Like, I don't understand at all what you mean on the first one. I have a property that I'm having trouble with. It needs a lot of repairs, but I can't find any properties in the area to get a good ARV from. What do I do? If there's no properties to have a good ARV from, that means that there's nobody flipping properties. So you really just want to offer them like 50% of as-is value. Client is asking, oh, you're a realtor? Not interested. Not interested. What happened to the 21 days locked in on YouTube? I didn't have any of my filming equipment. I couldn't, I couldn't film any videos during that because I was redoing this office that I'm in. Kente. Yes. SmarterContact is 100% a cheat code right now. It's definitely something I recommend to use. Is $2K in the bank at 21 good? Again, it's all relative. How much money in the bank? It doesn't matter, bro. I mean, I guess it does matter, but there's not a set number, right? There are 21-year-olds with $20 million in the bank. All right. I'm about to call an owner who has about $15K remaining on their property to own outright. Okay. I got a seller right now asking $425K for a place that's max $500K ARV. Says he has many offers. Lowest is $380K. When I run my numbers, get an MAO of $350K. How do I deal with that? You don't, right? All you have to say is, look, yeah, those other offers might be higher, but this is where an investor needs to be. What's going to be more important to you? Selling somebody for $380,000 who's actually not going to close on the deal, or selling somebody like me who will be able to close? I represent a bunch of investors. Is Batch Leads really worth it? Should I put them onto it? Virtual Flip Formula— or I'm sorry, Virtual Flip Leads is what you want to do, bro. Just bought a subscription on Virtual. Hell yeah, bro, you are in. What's the difference between them owning outright and owning money as far as the process to sell? Nothing. It's just that basically if they owe a mortgage on it, that money is going to come out of their proceeds, right? So if you— let's say you're offering them $100,000, they owe $15,000, and you sold it to somebody for $120,000. That person is going to deposit $120,000 into the title company. The title company then is going to pay the mortgager their $15K back. The seller is going to get $85K, and you're going to get your $20K. Are we gonna watch you use more of SmarterContact? Yes. Yo, Tucker, what's up, brother? All right, how do you handle a situation where a seller backs out after signing the contract? What legal or strategic steps do you take to either save the deal or get compensated? Let me show you something. Basically, we have in our contract the seller can't back out, and it says if they do, they— we can pursue for liquidated damages in any amount of equity that we had. So if we had an assignment, we're set to make $20K, it's like, yeah, you can back out, but as you can see in the contract, you would owe us our liquidated damages of $20K. Do you want to do that? Because it says right here in plain writing, it's the most open and shut court case of all time. And then people are like, oh yeah, no, I'm not gonna do that. And how do you get your leads exported on Virtual Anyways? Very simple. You pull the list and then in my list, right, you just select the list you want to export. So let's see this list right here, Arizona most likely to sell, sell score. I just select them all and I press export. Boom. Export to Excel. Easy as that. Easy as that. Okay, what 21-year-old has $21 million in the bank? Fucking crypto kids, dude. Trust fund kids. Thank you, bro. Can you just reiterate that one more time, please? New to the game, my guy. Again, they're The amount they owe just comes out of their proceeds. So let's say you're offering them $100K, but they owe $15K. They don't get $100K. That $15K has to be paid off. So the $15K is paid off by the title company, and then the title company would send them the remaining $85K. How many phone numbers do we upload into SmarterContact when we are looking for our first deal? At least 3, but you don't upload them. You buy phone numbers on SmarterContact for $2 apiece. Hey Tyson, you have any buyers in Pittsburgh? Yes, I do. Yes, I do. Um, yo, just watch a replay of an old seminar for the first time. This is probably a dumb question, but where do I go to find the contract templates? I'm on DocuSign and check it out, but I don't know where to find. They're not just gonna be automatically loaded into DocuSign, dude. Those are my contracts that I had written by an attorney. But you can just DM me on Instagram the word contract and I'll send you them and then you can upload them into DocuSign. Great. Sending you a JV deal. Right on, man. How many deals have you closed so far with it? I've only used it one time, or actually I've used it kind of two days and I've closed one deal. I haven't really been using it though. What's up, RJ? Hey, bro, you know phones work two ways, brother. Why don't you ever call me anymore, dog? I do miss you, man. All right, you should pull up a JV and see if you can sell it. Oh yo, Christian, did you send me that JV? Uh, the one in— you got it for like $35,000 or $25,000, something like that. ARV is probably $140,000. Yo, what's up, man? That lead you looked at Miami yesterday just got an offer that would make me $50K. Would you take that or look into seeing more if you could get more with a realtor? Brayden, did you DM me? On Skool. Brayden, DM me all that stuff on Skool. Look, Brayden's one of my students. He's got a deal he's going to make $50 grand on or already has it. He already has an offer. He's going to make $50 grand on, but I'm going to help him look at it because he might be able to make more if he takes it down and just lists it. Because I just roast on King Closer Reacts trying to get you to call me, dude. I haven't really seen. I watched a little clip on live the other day, but also I just closed that deal and made $20,000. So like, kind of hard to roast me for that, bro. All right. If I'm using my personal number to cold call, will it get flagged as spam? No, probably not. Yeah, I did for $20K. Christian, I looked at the deal. There could be something there. The problem is, is the condition of your property is really bad and I don't know exactly how much it's going to be to remodel it. Do you have any advice for young high schoolers like myself who want to pursue this? I've applied everywhere to get money from a 9-to-5 to get access to your course. Bro, if you're in high school, try and get a job with a wholesaler in your area and work for them as like a— I don't know, hopefully they'll let you be an acquisitions manager, but maybe you could be like a lead manager or something like that. Are the contracts good for all states? I'm not an attorney. This is not legal advice. Yes, I use them in all states. When you told that seller you would pay for the moving, is that you paying for it? Is that the end buyer's responsibility? No, I would pay for it out of my assignment. Have you wholesaled land? Yes, I have wholesaled land before, but I don't actively seek out land. Is the Dossie AI website accurate to use? I don't really know yet. I've looked into it. It looks like it's decent, but from the couple houses I looked at it with, it wasn't very accurate. I had to make adjustments. What if you're in middle school? If you're in middle school, bro, just like chill out, man. Like, probably go play some Fortnite. Uh, Taznia, I saw your message. You didn't actually ask me any question. I didn't know how to answer. Like, there were no questions in what you sent me. What plan are you on in SmarterContact? On SmarterContact, there's only one plan you should be getting. Alright, and again, I don't own this website and yes, okay, so it's not like I'm making more money and like, not like I'm just trying to tell you the most expensive plan to get. The only plan you should be getting is this one. Whoops, I'm sorry, this one. Elite Plus 200K, $799 a month. The reason why is because this is the cheapest plan that includes text messages. All these other ones, these shit plans right here, Number one, you have to pay quarterly. So it costs the same amount to get signed up, but you have to pay per text message you send. And it just, it starts to, like, it literally does not make sense. Like, this is the plan you should be getting. And you guys can use code TYSON and you get $200 off of this plan when you sign up. But this is the only plan that I would recommend. If you can't get this plan, I wouldn't recommend getting SmarterContact. Is 10% enough profit to bake an MAO? I use your calc. Are you saying investor profit? It depends. How expensive is the house? How much repairs does it need? What's up, Preston? Hell yeah, brother. Taznia, you want to restart? Look, send me a message of what help you need exactly and I will help you, okay? We'll get you going, all right? How many numbers do we skip trace to upload into SmarterContact for a first deal? Gavin, I uploaded a list of 1,500 and I got my first deal from that. Okay. If you go to Virtual Flip Leads, search an area, let's just say we want to do— let's say Winston-Salem, North Carolina, right? This is a great market. We'll say Winston-Salem. What the freaking— whoops. All right, Winston-Salem. Okay. Off-market sell score, most likely to sell properties. And let's put a boundary on this of just this main part around Winston-Salem. Okay. Right. So if we pull this, we got to connect that. Okay. If we pull this, we do sell score, most likely to sell. Boom. There's 1,200 properties. This would be a perfect list that you could start sending texts and you could get your first deal from this. All right. Investor profit, cosmetic flip, 50 to 60, ARV 55, 15. Yes, 10% would be good. I'm 12 years old, starting the business. I have all the resources. I have $4,000 saved up. I'm doing Shopify and going to sell clothing. I already have the designs. Bro, get after it, man. I mean, I'm not going to tell you what or what not to do. That's crazy, um, to have $4,000 saved up when you're 12. How do I do what you do, Colin? You call homeowners, you ask if they're interested in a cash offer, you make them an offer for the property, and then you sell that property to somebody else during your inspection period. I've looked at your We Buy Homes Cash website, has a bunch of info redacted. Do You still use that website? I do. I actually noticed that last night. I just texted my web developer this morning. It was like, yo, we need that fixed, dude. The crazy part is that our website's like that. We're still getting leads from it. It's nuts. Tyson, you happen to know Robert Imperato? He is also in this business as well. He's also a teacher at my school and also my mentor. No, I do not know who that is. Should I sign up for the basic rule— basic rules of virtual flip leads? Or the comprehensive one for more money? It depends. It depends. I mean, if you're just getting started, honestly, the basic one is good because that gives you 5,000 leads a month. That's more than enough leads to do 1, 2, 3 deals a month. Okay. But if you're running a bigger business, you're already doing some deals, then you probably want to get the scale plan. That's $200 a month. What happens if you can't sell during the inspection period? You cancel the contract, back out. I've been asking the same question. I can't get an answer, man. Go ahead and ask again. My bad, dude. I've got like 5 different chats I'm looking at. What do you think of Deal Machine? I think that Virtual Flip Leads is a million times better and there's no reason to use Deal Machine. Is it the same 5,000 leads for everybody? No, guys. When you sign up for Virtual Flip Leads, okay, when you sign up for Virtual Flip Leads, it gives you, right, you sign up, it's $99 a month, you get 5,000 monthly leads. Then when you're actually in the software, you can search any area across the country Okay, whatever. Any city. Let's just say Houston, right? Let's search Houston, Texas. Then you've got all kinds of different ways you can find leads. The best way for beginners is just to use the AI that shows you which properties are most likely to sell. Boom. There's 7,291 most likely properties to sell in Houston. All right, is your school community real and active? Can we get an overview? Yes, it is. It is real and active. Here are people getting help on all of their deals with video one-on-one help, right? Every single day, video one-on-one help on everything, right? We have 4 or 5 calls every single week to get additional help. You get direct access to me. Do you have to skip trace them after? No, Brian. You get 5,000 skip traced leads every single month on the basic plan. You get 20,000 a month if you're on the scale plan. How do we join your school community? Send me a DM on Instagram. Tyson, man, you're badass. No glazing, bro. I appreciate it, bro. Thank you, man. That's very kind. Yo, Doggo, what's up, brother? Doggo, how much money you making this month, dog? Don't be shy. Tell us, tell us, tell us, bro. Guys, Doggo's a fucking G, bro. That's Dispo Doggo right there, the fucking man with the plan. What site was that with 5,000 leads per month? It's virtualflipleads.com. All right, $54K closing this week. Jeez, bro. Guys, that was making 50— over 50 grand this week. What are you guys doing, bro? Damn, doggo, you already made most people's yearly salary in the first month. The first fucking month, dog. That's amazing, bro. Congratulations. Enjoy that, bro. You deserve it, man. You've been working hard. Have you had any success in Raleigh? Yes. Yes, guys. Fun fact, I was doing deals in Raleigh even as my fucking West Coast ass was calling it Raleigh. I was calling Raleigh on the phone and my, my wife, who's from North Carolina, was like, yo, it's Raleigh. I was still doing deals there, bro. You like them better than batch leads? Yes. Do you get a free trial? No, you do not. St. Louis is great, man. When did you decide to start making videos about wholesale real estate? The whole reason I started making videos about wholesale real estate was because I wanted— basically, I started like my entire content, my social media was just me cold calling, just me closing deals live. And the whole reason I started to do that was because I knew if I was doing it live, that I would have to do my best because I found myself slacking and I was like, well, if I'm live, I can't like look like an idiot. I can't fuck up. So I just started going live cold calling and then that turned into, you know, what it is today. Just got a $65K spread deal assigned today. Holy shit. Big $65K for our boy Cody, bro. Man, Cody, that's impressive. I love to hear that, man. Congratulations, dog. Can you teach us how to use the virtual flip leads? Yes, I can. In fact, I have a video coming out on it. Should be today if my editor will— I was going to say pull his head out of his ass, but I actually love my editor. He's a great dude. He doesn't need to pull his head out of his ass. I just send him so much content every single day and sometimes we get a little bit of a backlog. So What can you do? I need your help, willing to pay. Send me a DM on Instagram, my boy. Do you look for houses that aren't for sale also? Yes. All the houses I'm reaching out to are not listed for sale anywhere. Be honest, is it a numbers game? Yes. Do you get more rejections than acceptance? Yes, absolutely. If everybody you called said yes, dog, I'd be driving a Bugatti. Like, come on. Sold in 12 hours of locking in North Palm Beach deal. Do that. So gangster, Cody, you should send me a DM on Instagram, not on TikTok, because I don't look at my TikTok DMs, of the details of it, man. I'd love to see it. All right. Are you going to make any calls today or just answering questions? Right now I'm just answering questions. I don't have too much time to actually be on here. I got a lot of stuff I got to do. So, but I just wanted to hop on. I said I was gonna go live every single day this week, and so I'm just fitting it in where I could fit it in, guys. Normally I'm like able to work like 2, 3 hours a day. I should— okay, I shouldn't say able to work. It's a bad thing because I actually really like what I do and I enjoy working. But holy fuck, dude, I have been like these past— like this entire year, bro, I've been locked in every single day for like 8, 9 hours a day doing shit. And it's been a lot of fun. I mean, I've been enjoying it, but damn, I've been working a lot. I got a lot of shit I'm doing, man. You said you had an 18-day inspection period, but what if you couldn't find anybody in 18 days to buy the property? Then you'd cancel it. You'd send an email to the seller and the title company saying, hey, we're terminating this contract. And then boom, they send you your EMD back. You're off scot-free. Little upper deck. Yeah, actually a little lower deck. Tyson, a couple of days ago, is it true somebody asked you to suck their redacted? Yes, somebody did text me that and told me to suck their redacted. What other qualifications you need to use SmarterContact besides LLC? All you need is an EIN and a website. If you don't have a website, SmarterContact will make you one. It doesn't really work, but it's like $20. Must be nice to have a part-time job. It definitely is. I mean, not nice because again, I mean, a lot of the purpose is found in work, and if I didn't have anything to work on, I'd be bored as shit. But, um, yes, it is nice being able to work whenever I want. Um, how is it okay to terminate a contract though like that? Guys, read the contract. Read the contract I give away. Like, don't just— don't just look at it, but okay, it's good. Read it. It says specifically in there that I can terminate the contract for any fucking reason. It says that in black and white. It says buyer, in buyer's sole and absolute discretion, may through written notice to the seller terminate this contract and get any items or other things of value, including the deposit upon cancellation. When starting, should you look for places in your home city or wherever? It depends on where you live. If you live in like a good place, then yes. A good place meaning like if you have a professional sports team within an hour of you, yes. If you don't, no, go to a different place. Yo, Raven, I just got a text about you, bro. I just saw my boy Raven joined. Raven, I just got a text, a screenshot of your Instagram account. Do you know this guy? You put $100 earnest money every time? Yes, 99% of the time. How long does it take for the contracts to be emailed to us? Uh, I mean, it depends because a lot of people are requesting them all the time. If you don't get them within like 10 minutes, check your spam folder. Uh-oh. I know. I think it's a good thing. I think he probably— I don't know. It's definitely a good thing. What happens if somebody says, why $100? I say because I'm looking at anywhere between 5 and 10 houses every single day. If I put more than $100 out, I would have $300 grand in EMD out at any given time, and that would affect the price I would be able to pay for people's properties like yourself. Now, the earnest money doesn't matter because you're not getting it. All that matters is the purchase price. We've already agreed the purchase price is fair, correct? Correct. Okay, so let's move on. Do you have any other questions? And I just fucking dismiss it. I just sweep it under the rug. Is batch leads worth it? Virtual flip leads is better. Get virtual flip leads. That's my version of batch leads. Why would you do with the money from your first deal, assuming it's around $10K to $20K? Start an LLC. Get a SmarterContact account, upgrade to the Scale account, virtual flip leads, hire a VA, then boom. I mean, that right there is only like $2,000, right? Go invest $10K, like not invest, just like put it away, save, you know, build up a nest egg. You really want to build up a nest egg of at least like $100 grand when you start making money, right? So then you have some money to make, to make some moves, right? If you want to wholesale a house or flip one or something like that. How do you build a strong mindset? Uh, do you mind giving me some tips? Dude, when it comes to building a mindset, here's what you need to realize. The person you are right now is not capable of doing the things you want. You have to level up. You have to become a better version of yourself. Okay? And once you accept that, you just realize that, hey, I've got some improvement to do. You'll immediately identify what that improvement is, what you need to get rid of. Um, what are you having a VA do when you're just starting out? Uh, cold calling. How much should an investor make a profit for you to know if it's a deal? Depends on the deal. It depends on how much work they have to do. I remember you tried to scam me for $20 on Bitcoin. Um, yeah, bro, not me. I don't, I don't, I don't need $20, and I certainly don't need $20 worth of Bitcoin. "Do you have love in your life?" Yes, I'm married to the most beautiful, perfect woman on earth. "How much do you pay for your first VA?" Oh, it depends. If you get one from an agency that trains, manages them for you, or if you just hire and do all that stuff yourself. "All right, place your bets, is $70K less disposable as Tyson or is it a bust?" Christian, Christian, are you in my school community? Are you in Wholesaling 101 or my inner circle? Tyson, have you sold deals in Vinland and— no, I have not. And also, what happened to your dad? Wholesaling, watching the Wholesaling Disruptors. My dad is one of my coaches in my community. How much should investor make a profit for you to know if the deal— for example, $150K? Depends on how much repairs they have to do. Stop spamming or I will time you out forever. How often you find yourself having to pay escrow? Pay escrow? What do you mean by that? I don't, I don't, I don't understand. I'm not, unfortunately. Okay, Christian, send me a DM on Instagram, okay? And I will take another look at it and we'll see. Maybe, maybe we could try and like sell it right now on live. DM it to me right now. What's your, what's your name on Instagram? How much money do you pay a title company? Around how much? Nothing. Why does this look like VHS, Jalen? It's because I'm streaming it from, uh, like my same thing that I'm streaming on YouTube, and it makes the quality look all shit. I don't know, I was just trying it out. I'm not gonna do it anymore. Christian, drop your name on Instagram so I can find our DMs. Hello Milan, just closed a fatty deal, brother. Give me the details. Don't, don't blue ball me. How fat? How fat? Where at? Give me the deets. All right, I'm in Wholesaling 101, so I haven't received the contract. Love the videos dissecting the contract though. Cerebral candy. All of the contracts are in the classroom, bro. Go to classroom, go to resources. They're all in that drive. "I may be wrong, but weren't you planning on starting a VA company a while ago?" I actually had a VA company for a while, but yes, I was thinking about doing one. I decided not to. The margins weren't so good. "Have you done deals in Colorado?" Yes, I have. "When is the Smarter Contact Fact video dropping?" Soon. My editor has it, but he just has a ton of stuff he's doing for me, so it's taking a little bit longer. No, I do not pay the title company after wholesaling. Everything with the title company is paid for by the end buyer. How do you find the APN for a property and who do you put for escrow agent on the contract? I can find the APN on Virtual Flip Leads. I just search the property. It has the APN on there and then I put the title company for the escrow agent. You don't know what escrow is? I do know what escrow is, but I don't know what the guy said. How much you lose on escrow? What the hell does that mean? $20K, Dallas, Texas. $60K for the month, bro. Hell yeah, bro. Congrats on the $20K deal, man. That's amazing. Favorite song at the moment? I'll play it for you. It's super sus. It's a Taylor Swift song remix. I listened to it like 5 times at the gym today. It's Fortnite feat. Post Malone, Blondish Remix. Bro, you take a Taylor Swift song, put some sick EDM beat on it, I'm telling you I'm gonna love it. Guys, when I'm working out, you'll see me, bro, I'm repping out 225 a billion times. In my ears, Ariana Grande every time. Like, I listen to the same music like a sorority girl does. Is PropStream better or Driving for Dollars? Neither, bro. Virtual flip leads, so you can do it from anywhere, anytime. Yes. Have you— did you see the Bull Evans case? Yes, I did. What's your bench at? 315. What'd you say you go for, for APN? Virtual Flip Leads. It's, it's my own software I just launched, bro. So I have a tired landlord that just passed away. He owned 15 single families. What do I do? Make an offer for all of them. 'Even your free contracts are excellent. Thank you.' Yes, guys, the free contracts are the ones I give away to my paid students. They're the ones I use every single day. 'How do buyers react when telling them they're covering all closing costs?' They don't. It's very standard practice for the buyers to cover all the closing costs. 'How can we JV with you? Get a deal under contract, get photos of it, send me a DM.' 'What is your process for getting your investors in to see the homes after you are under contract?' Call up the seller. 'Hey, my financial partner needs to come walk the property. When works best for you, mornings or afternoons?' figure out when. Boom, set a time. Is your shoulder still fucked up? It's, it's not perfect, but it's a lot better. I mean, I'm still not like shoulder pressing 100-pound dumbbells anymore, um, but it's definitely feeling a lot better. I have not wholesaled in Oakland. What happened to Doggo? Doggo made $50K this month. I'm sorry, this week. Is it better to pay a car cash or finance it? Depends on what car you're buying. Tyson, have you wholesaled in Oakland, California? How was it? I have not wholesaled a deal specifically in Oakland, but I have done many deals in California. I've made a lot of money there. Hell yeah, Oregon, I appreciate that. Also, guys, if you guys are watching on YouTube or anywhere else and you're not subscribed, please subscribe, slash, follow. Tyson, I have very strict parents. How do I escape them once I'm 18? Well, not that strict, but I I have to do everything in the house and my brother and sister are lazy. Bro, I mean, I don't really know, man. You got to start making some money first, for sure. How long is your inspection period? Typically 15 to 30 days. Where's the best place to wholesale in California? I mean, technically the best place or the most populated places like L.A. County, San Diego County. But those places are extremely competitive. And, you know, you really have to know what you're doing because it's like million-dollar, $2 million houses. But anywhere in California is good as long as it's populated. Like, you don't want to wholesale like bumfuck nowhere Humboldt County. But hey, what does save agents mean on virtual leads when I try and save, uh, properties to a list? Just ignore that. Don't do that. That's like some on-market stuff that I don't do. I need to get rid of that on there. Tyson, sell everything and put it on the Chiefs. I would never sports bet, and I especially am not going to be watching football anytime soon. I've never been a fan of watching football, and even my friends who love watching football have been bitching so much about the NFL this year. And I'm like, guys, just stop watching. Who gives a shit? All right, I'm trying here. Haven't said my name once even though I'm— wait, hold on, let's see what this guy's got to say. Even though I'm stating the obvious, getting into real estate right now, wholesaling is a waste of time and effort in this market. That's why he's ignoring me. So it's interesting, I have a guy here who is getting into real estate right now, telling me, been in real estate for 5 years, that wholesaling is a waste of time. Interesting. So I don't know if you're just now joining, but we have other people— not even me. We have Doggo, who made $50K this month. We have another guy who closed a $65,000 deal. We have another guy who closed a $20,000 deal in Texas. And you, who's just getting into real estate, is telling me what to do. Interesting. Okay. Yeah, cool. Understood. Listen, man, best of luck to you. You do whatever you want. I'm going to keep on wholesaling and making money, bro. But good luck to you. Hopefully it works out for you. Wholesaling isn't a good idea right now. It is a seller's market. It doesn't matter if it's a seller's market or a buyer's market. There's arbitrage. Always exists in an up or down market, just like you can short a stock or you can long it. You can always make money. As a beginner, do you recommend tackling down government lists first? No, I would use Virtual Flip Leads because you can have AI already just find you the best off-market opportunities. Where'd you get the Longhorn in the back? I don't remember where I got it, but it is an authentic Longhorn. It's gilded in gold and it's hand-carved without Mandela. It's pretty sick. How much money you spend on Facebook ads and Google? Zero. I don't have any marketing spend really. I mean, I get all my leads from social media at this point besides the shit I do on here for fun. Hey bro, how do I get the contract? But I wasn't able to get the contract itself. Dude, it sends to you automatically. Okay, but also if you go ahead and log into the little WAP community, the downloads are in there as well. All right. Should I email sellers or just cold call them? Cold call them. Tyson, are your weekly calls a real thing? They sure are. What's the best way you find buyers? I use virtual flip leads. How often you wholesale in Oklahoma? Not often. Are you still in the building by Indian School? No. Have you used Dossie app and its AI? I have. I've kind of tried it, but I don't really know yet. Didn't you call into Dave Ramsey because of debt? No, guys, I don't subscribe to anything Dave Ramsey says. I mean, I think he gives good advice for like 99% of people, but I know how to use that to make money. So you only do cold calling? How many VAs you have? No, I don't only do cold calling. I get— I mean, I don't even have any of my own cold— like none of my VAs cold call. They do other things for me. I don't have to spend any money on outbound lead generation because I have a large social media presence and deals come to me. Opinion on wholesaling Boston greater area. I don't do it. I mean, in like the Northeast, I just don't have a good understanding of the market and too many of the houses are too damn old and I don't know how to estimate repairs in that area. Bro, can you wholesale mobile homes? Yes, I have made hundreds of thousands of dollars wholesaling mobile homes. Uh, Top G, whenever I'm hiring, I post about it on my Instagram story, man. What was your first deal like, man? It was a collection of 4 houses on one lot in Ajo, Arizona. They were all spray-painted, graffitied, gross, except for one of them that he had like redone. I got them under contract, all of them, for $25,000. I JV'd with another experienced wholesaler I knew. We each made $15K. Never looked back. K Rose 0728, again, I do not know why you're talking so authoritatively when you just told me you're just getting into real estate, man. I like— I'm not trying to be mean, bro, but you're just out of your element here. Uh, Kente, I don't really know what to say about that, man. Um, again, our students, their results speak for themselves. It doesn't make any sense right now. There are people who won't find anything, actually make any money off these things. K Rose, me not even trying, locked up a deal and made $10,000 literally last week sitting here bullshitting around on live. There are so many deals out there, okay? You just have a scarcity mindset, bro. And you're also— you're not even trying. You're just dismissing it from the beginning, bro. Like, I don't know what to tell you, man. Honestly, here's what I'm going to tell you. It's not going to work for you. You don't got it, bro. You simply don't got it. Where do you get your leads from? VirtualFlipLeads.com. When is your next free class? Soon. I'll be starting up the free classes again soon. Alright, would you recommend JV for your first deal so you can get the money to use smarter contacts, virtual flip leads, etc.? I mean, yes, but also JVing for your first deal can be nice because you have somebody who's been there, done that, and can actually walk you through the process. You can see exactly how it should go. Can I detail all your vehicles? Name your price. I don't know, are you like a professional detailer? Maybe. Tyson, when looking on Virtual Flip Leads, if the property says sold, does that mean someone beat you to the punch? No, it just means that the property was sold, right? Ignore that part again. And also, you don't spend any time actually looking at the properties. Pull the list and call them and just ask if they're interested in getting a cash offer. Hey, I'm glad to hear unknown small guy. Guys, if you're interested in mentorship, send me a DM on Instagram. What do I need to start? How much money do I need? You need a cell phone and internet connection. Okay. Now, if you do have some money, there are some other tools you can get that make it a lot easier. Things like Virtual Flip Leads, which is $99 a month, things like Smarter Contact. But all you really need is a cell phone or internet connection and the contracts, and you get the contracts for free. Just DM me the word contracts. Are there any completely free websites that you recommend for good leads for us brokies? You can, you can find leads with Zillow For Sale By Owner, Facebook Marketplace, and Craigslist. You can find deals on there. Absolutely. They're 100% free. What should I have ready before my onboarding call? Make sure you watch all of the— in the, in the school community, in Inner Circle, go to the classroom and watch all the pre-onboarding calls. Okay. All the pre-onboarding videos. You want to watch all of those and have everything on there set up. Okay. So the house doesn't essentially matter at all? The house matter— the house matters a lot less than you think. What's way more important is the seller and their situation. Tyson, do you own a title company? I do not, no. Okay boys, it is now getting close to 3:00. I got some other stuff I'm going to do. I need to make a video showing you guys how to underwrite properties that I will be posting posting on YouTube. So if you guys have ever been curious about, hey, how do I actually analyze these properties, figure out what I can sell them for, I'm going to be recording a video now that I'll have over to my editor that he'll hopefully be posting on YouTube soon. So if you want to see that, make sure you go subscribe to my YouTube channel. Just search Tyson Smith on YouTube, I'll show up. All right, tomorrow's live, we will be making— we're going to be sending out a new campaign on SmarterContact, try and lock up some deals. So if you guys want to see that, Make sure you guys follow on wherever you're watching, but ideally on YouTube, because then you can actually see the houses I'm looking at and everything else like that. It's a much better experience.
