LIVE DEAL HUNTING | WHOLESALING REAL ESTATE

In this 18,000‑token livestream, Tyson Smith runs a real‑time "deal hunt" while juggling a flood of inbound messages and calls. He demonstrates how he uses the SmarterContact texting platform (enterprise plan at $7.99/month for 20,000 texts) to mass‑text leads, showcases his discount code (Tyson Smith – $200 off the first month), and explains why he prefers texting over cold calling. Throughout the stream he evaluates inbound leads, discards uninterested prospects, and negotiates with a seller (Patricia) on a potential subject‑to/owner‑financing deal, walking through down‑payment, note amount, interest rate, and deed‑in‑lieu protections. He repeatedly references his mentorship program where members receive ARV, MAO, repair‑cost calculations, and a 30‑year amortization model. Tyson also launches his proprietary AI‑driven lead‑scoring software, VirtualFlipLeads.com, describing its sell‑score algorithm, monthly lead quotas (5,000 / 20,000), built‑in skip‑tracing, and integration with SmarterContact for bulk texting. The stream interleaves promotional calls to subscribe to his YouTube channel, visit webuyhomescash.com, and watch his “most valuable” deal‑walkthrough video. He also answers audience questions about LLC vs. personal name on contracts, title‑company sourcing, earnest‑money flexibility, and regulatory compliance (10DLC, TCPA). The overall narrative is a live demonstration of a modern wholesaler’s workflow: lead generation, rapid texting outreach, deal analysis, creative financing, and brand promotion.

All right, where is my phone? I think we'll probably stream. We'll go on, we'll go live on YouTube, or I mean on Instagram. Yo, what's up Eric? What's up KB? Yo Max, thank you dude, I appreciate that bro, I appreciate that. All right guys, we have so many text messages. Because I sent these out like 2 days ago and I still haven't responded, which is insanely lazy of me. But I was insanely busy yesterday driving Ferraris and Lamborghinis around a canyon with some new friends. So, you know, what was I supposed to do, right? Like, what was I supposed to do? You know, so anyway, either way, we have 112 messages to respond to, so there's got to be a deal in here, right? There's got to be. Also, we're waiting, uh, getting pictures back from the property in Florida. Like I said, we can just go make $10K on it, but I think that there's opportunity for us to make more. So we'll see on that. Uh, let me see if the pictures are uploaded. So far there are 3 photos. What the Frick. I'm gonna text the photographer again.
Cool.
All right. Um, yeah, let's, uh, we gotta get, we gotta get into these. We have, uh, so many, so many, um text to respond to. So we gotta, we gotta get after that for sure.
Whoo.
Okay. Oh wait, I need to post on Instagram and let people know I'm live. So the problem— all right guys, we are live and we have 112 unread messages and 6 missed calls to respond to. Okay, so there's got to be deals in there somewhere. Click the link below to join us as we go hunt for them. 12 unread messages and 6 missed calls to respond to. All right, where's the link? Now I got to go over to YouTube, go to my profile, grab the live, click share the link. Gosh, this is too much, dude. Too much, much to do about doing things. The GOAT. Yo, thank you, bro. I appreciate that, Suleiman. Hold on, uh, I'll answer your question in a sec. Let me, uh, let me get this link. Join us as we go. Alright guys, we are live and we have 112 unread messages and 6 missed calls.
Cool.
Alright, let's move. Alright, hey Tyson Smith Smith, how many cold callers you actively have? I actively have zero cold callers. I don't need any cold callers anymore. I have a large following on social media. That's the truth. If I did have cold callers, I'd probably fire them all and and only hire texters because this texting software is freaking insane. Okay. Which, by the way, I talked to the owner of this texting platform and he cut me a deal. He said that students that join using the same plan I'm using. So hold on. If we go to SmarterContact pricing, this is the plan that I'm on. Basically, when you go to the plans, they have these business plans, but these are all bullshit because they don't even include any messages. Right. And they're all billed quarterly, which is also kind of fucking shitty. But if you go to the enterprise plans, this is the one I'm on and this one's good. Now it is $7.99 a month. Okay. But it's so worth it because you get 20,000 texts a month. I got my first deal after sending 1,500 texts. Do the math. Okay. Yo, what's up, Hacks Marlowe? That's a savage ass name. I like that. What software? This one, SmarterContact. The one I used to get that deal the other day and the one we're going to use to get some more deals today. So as you can see, we have so many texts. So let's start working our way through these, shall we? Um, all right, Kevin, stop it. All right, that guy's not interested. All right, can we all agree? Not interested. Yeah. All right. No, Louis. Okay, that's going to be a wrong number. Okay. 'Not really, unless you're willing to give me $600,000.' All right, let's see this cat's, uh, let's see this cat's house, shall we? Do we think that his house is worth close to $600,000? Well, Zestimate has it at $269,000. It's a 3-bedroom, 1.5-bath in Somerset, Ohio. I'm gonna go ahead and say no, this property is not worth $600,000. 'Bro, I just found out about you 2 days ago. I have a list of potential houses, but my brain lags when configuring ARV.' Yo, KB, I understand that, bro. I'm actually— look, okay, I'm back to recording YouTube videos every single day, so I have like a bunch of them off to my editor. So new YouTube videos will be uploaded, but I'm going to make a mental note right now to make one on how to calculate ARV. Okay. On top of that, for everybody in my inner circle, right, in my mentorships, my team just calculates ARV and MAO for everybody. So when you join my inner circle, once you have a property that you want to make an offer on, you just submit it and me or a member of my team will analyze it and tell you what your MAO is, what your ARV is, how much repairs are, all the comps, everything like that. Okay. Where can I find the vid? There's a link to it on my story right now, I think. Maybe. Or just go to my YouTube. Just search Tyson Smith on YouTube. It's the most recent video. What was the deal he cut you? The deal is when you use code Tyson Smith, you get $200 off this membership. Okay, code Tyson Smith, and you can get started for $599. All right, that's pretty good. Okay, I currently have 2 cold callers who warm up probate leads for me and my partner. That's good, bro. I would highly recommend trying this out. Okay. I'll have more tutorials dropping on this, but it's extremely easy. Literally my first campaign of 1,500 messages, I made a $10,000 deal. I'm doing this live with him. All right. Yo, let's go. That's what I'm talking about, bro. That's what I'm talking about. By the way, everybody, a.k.a. all 12 of you watching on Instagram, I'm also live on YouTube and you can see my full screen on YouTube. Why does the— why does the business plans worse? Because they don't include texts. So they're like, first of all, you have to pay quarterly. So even for the cheapest one, it's $200 times 4. So it's like $800 to get started over here and you have to pay per message. Like it's, it's still $0.03 a message. So like if you're sending out fucking 20,000, like you're already just paying more than you were if you were just on this enterprise plan. Like none of these business plans make sense. I looked at them and I was like, what the hell? Like this one's like $1,500 to get started. And I'm like, all right, this one's way better because it includes 20,000 messages. And if I send any more messages, then it's $0.15 a message. But I would obviously just upgrade if I was going to do that because it's so worth it. I mean, I'm $800 that already made $10,000 off of it and I've sent one campaign. My second campaign is what I'm currently looking at over here that I haven't even responded to these 110 messages. Right. There's a deal in here. I know there is. We're going to find it today, too. Yo, me649502, thank you for subscribing to the channel. Welcome to the team, bro. By the way, guys, if you guys are watching on YouTube you're not subscribed to the channel, I don't even know what the hell to tell you. You are just so lost. If you guys are watching and you're not subscribed to the channel, you are lost, bro. You guys need to subscribe to the channel. All right, this guy's not interested. Tim: Hey John, there's no Tim here. Get your shit straight before you stumble fuck your way into someone's life. What is this guy's deal, bro? This guy having a bad day, I guess. All right, no hablo inglés. Now we could go into like Google Translate and send some shit in Spanish, but I'm not gonna fuck around with that. I'm just simply not going to. So we're gonna go not interested. This guy says trust. I'm just gonna go not interested, not gonna waste my time with that. Brittany does not have this phone number, sorry. No worries, wrong number. I'm not Jason, wrong number. "I am not Mike and don't own a house." I'm sorry to hear that. You need to learn how to wholesale and then you can buy a house. Patricia, yes, she is interested. All right, let's call Patricia. First, let's pull up Patricia's house. What do we got here? Okay, 433,000, ooh, this is nice. Oh, shit. This is nice. Okay, we're not gonna call Patricia because this is not a wholesale deal. Could we call her and negotiate some kind of sub-2 bullshit? Yeah, maybe. I don't even care. I don't want to do that. I'm only looking for now money. I just want wholesale deals so that I can hopefully get fake internet points called subscribers, and that makes my dopamine levels go up. So yes, even though you're interested, do we need to call her? Fine, let's call her. I'm just being lazy, aren't I? It's Friday. I'm being lazy. I'm sorry about that. Right on, Alex. I will be looking. Uh, no, I just haven't had VAs for a minute. I'll explain that in a sec. Bro, Patty, I could not hear you worth a shit. We'll call you again though. Sounded like she was talking in an aquarium. Yo, Iconic Shop LLC, thank you, bro. I appreciate that. All right, no answer.
Hey.
Hold on, sorry, let me, uh, I forget to like move this over so you guys can see what I'm doing. Hey Patricia, just tried to give you a call to get you an offer for your place on Deshler. Give me a ring back when you have a moment. Also, I don't mind having little typos when I'm texting because I feel like it makes people realize that like I'm a a real person. Like, I feel like it's a good look. All right. Oh, you're a wholesaler too? I have buyers in some places. Want a JV, bro? I mean, no disrespect, but I 1,000% have more buyers than you in any given market. Like, for real. Can the contract you use also be used for wholesaling land or just homes? It can be used for anything. You could wholesale a fucking MGM hotel with it. All right, stop, stop, stop! I'm not Douglas, dude. Is this guy in pain? Look at this. Oh, fuck, where's that guy? Stop it! Whatever, I lost that guy. It sucks. All right, for 1.5 million, there's no way, bro. There's no way. There's no way. 1.5 mil. There's no way. There's simply no way. Not interested. Okay. Are you using same phone number in SmarterContact that you're using when you call? Yeah, that's the cool part about SmarterContact is Like, it's really easy to buy phone numbers in any market. And basically whatever, like, like because I sent out on this campaign like 4,000 texts or something, it, they all, every single text came from like 5 different phone numbers and it tracks whatever phone number sent the text. And then when I go to call them, it calls them from the same phone number that sent the text. So it's pretty huge. Hey, man, it's Julian. What's up, Julian? Are you going to use Smarter Contacts to reach out to cash buyers? I guess I could. I haven't even thought about that. I guess I could. Hmm, we'll have to see. We'll have to see. All right, so this guy at 1.5 million. No, we should put not interested. Did I already do that? Where is it? Where's not interested? I need to get rid of all this shit. Like, there's too much shit on here. All right, wrong number. This is not Roberto. Fuck, dude, I really wish this was Roberto. Oh, are you interested in sucking my redacted from the back? No, I do not believe I am. Thank you for the offer. All right. Hi Josh. Hi son. I will give phone when I'm home.
All right.
Um, yeah, not interested, weirdo. Driving, can't text. Should we just call Darlene and see if she's interested in selling her property? Are, are you interested in getting a cash? Hey baby, will you bring me a water bottle?
Yeah.
Thank you. Are you interested in getting a cash offer for your property on Nashoba Avenue? Stop, stop, stop. This guy's in pain. What a weird— like, bro, what's going on, dude? All right, $1 million cash says Barbie. Let's see what Barbie's properties could be potentially maybe worth. Hopefully it's worth like $1.5 million. Nope. Okay, Barbie, we're gonna go ahead and just say that you're not interested. Okay, okay. Um, Not interested. How much cash? It's a great question. Wait, I need to get, I need to get my quick text set up. I haven't done that still. Like, basically I want, like, I have like a bunch of texts that I pretty much say the same thing every single time. Like, a bunch of people ask this, I'm just like, I'm not sure yet. Do you have 5 minutes? 5 mins? We could jump on on a call to discuss the property so I can figure out my offer.
Boom.
Thank you. Yo, what's up, Edwin? What's up, Kente? Your boy is thirsty and I'm hungry. All right, Macros Broski on keyboard, how much? Bro Luke, that's actually not a bad idea, but I'm saying I know this, this software definitely has a feature where I can just build in some quick text and like I'd probably just click something right here and it just automatically has them, you know. All right. That's funny. I was talking to somebody on the phone about that property. They want to buy it. Let's have a chat. Let's do it. This is Patricia again. Let's call her. This is that nice house. What's this neighborhood like?
Hi, this is Kylie.
All right, no answer again. Weird. Okay, cool. Um, okay, sweet. Back to the grindstone. All right. Hey, you interested in selling? Sure. $450,000. All right, what do we got? What do we got? Are we interested in $450,000? Are we? No, it's worth $125,000. Come on, bro. Should I just call him and offer him like $50,000? Not interested. All right, 1.5 million in small unmarked bills and you got a deal, but it has to be tomorrow before noon. Clever, clever, my boy, my boy. All right.
Mm-hmm.
Please try again. My phone is on the fritz. Dude, Patricia. You're kicking my ass, Patricia. Gosh, golly bum, Patricia. Hey Patty, this is Tyson Smith. Looks like my assistant John sent you a text about this property on Deschler Ave.
Who had an off-market offer also. I was like, wow, it must be the day to sell that property.
Must be, must be.
Anyway, I don't love their offer, but if, you know, I don't know where you guys came in at. I think you were going to come up with a price, right?
Yeah, um, I just need to, to get some information and then we'll be able to, uh, to get our exact offer for you. What didn't you love about the offer that you got through your realtor?
Um, it was a little lower than what I wanted, but that's the only thing I didn't love about it.
All right, well shoot, let's cut to the chase then. How much do you want for it?
Um, well, it was $1,299, so anything above that I would take at this point just to get— not have to put it back on the market again.
Gotcha.
It's fully done.
Yeah, I mean, the photos look phenomenal.
Yeah, so it's not like a fixer-upper. I just put a new HVAC system in it, a new air conditioner, heater, and then a mini brand new mini split in the attic. So there's nothing to be done with that place that's left.
Music to my ears.
Yeah. All right, so I don't know if you guys— do you guys buy the rent or do you buy to flip? Like, what do you guys— what do you guys do?
Anything I can do to make some money on it. In this case, yeah, we'd probably be looking to rent it.
You should buy my house in You should buy my house in Santa Monica. That one you could make a fortune on renting. 3-bedroom at the beach.
Oh, I try. I stay away. I stay away from owning any properties to rent in California.
Yeah, I don't blame you. But unfortunately, with the things that just occurred here, everybody wants to rent now.
Yeah, that's true.
It's bad. I mean, I could be a landlord, but I don't really— I'm not. I'm a CEO. I don't really want to be a landlord.
I hear you. All right.
That would take me down.
Okay. Well, here's what I want to ask you, because I'm not going to be able to compete with just like on a regular cash offer as that other offer. But would you be interested in being upgraded from the owner or a landlord to instead being the bank on this property?
Um, With how much down?
How much would you want down? You're the bank, you get to tell me.
Um, that's an interesting— yeah, I might be able to do that. I might, I might be interested in doing that. Um, I would want some— I'd have to first of all think about it, but I would want Uh, at least— oh God, my ideal number would be $500,000, but I could live with $450,000. But that would be the lowest I would do.
Okay, so let's say we do $450,000 down. What, um, what purchase price? Let's, let's start there.
Um, I don't know, 1,275 or something.
Okay, I'm just running some numbers. So we're creating a note for $825,000. Do you currently have a note on this property or do you own it free and clear?
I have a small amount left.
Okay.
So that would be paid off or I would pay it off or I just keep paying it down, whatever, right?
Yeah. I mean, well, we could build it into the down payment and I become responsible for it depending on is the note good? Like, what's the interest rate on it?
Amazing. 2.5%.
Oh, shoot. Yeah. Well, then let me—
I don't think anybody wants that loan.
Yeah, give me that.
Well, I don't think I would do it. I don't think I would release it to you because then that takes away all my leverage. So I would— I don't know what I would do.
Well, you wouldn't— you wouldn't release it. You would still own the debt. I would just become responsible for making the payment.
But no, it's a— Charlie, it's a smoking interest rate. That's why I keep putting it on and off because I can't decide if I want to, you know, be the landlord. But yeah. I mean, it would show up as a sale then if you took over the debt. I don't know if my bank would let me do that, would they? Would Chase let me do that?
Um, yes. Um, essentially what it's called is if we were to take over the note, it's called buying the property subject to the current mortgage. We become responsible for making the payment. However, the debt stays in your name. Title does transfer. Um, but we just become responsible. We create a deed in lieu of foreclosure in the event that I ever defaulted on your existing payment with chase, you get the property back. You don't have to go through a foreclosure process. Just so you know, you're protected. That's how that works.
Yeah. Um, let me do— yeah, let me— you should— we should talk seriously because I have this other offer. But, um, I was just about— I mean, I, I was really kind of— let's talk about the $500,000 versus the $450,000 for a minute because That's kind of what I need to make my other— I have two other properties in California to make this deal, these other two deals work. So I was kind of— that was my number. Let me— I don't know if I can— even though I threw out the $450,000, I don't know if I can do the $450,000. All right.
Well, here's— how about this? It's not like we need to make a decision right now. If you want to think about it and kind of decide what terms would work, you can go ahead and text this number back. I can run the numbers and see if it's something that makes sense and we can go from there. How does that sound?
Um, can you hold on one second?
Yeah, no problem. Um, can you post a video on how to set up SmarterContact? Yes, I will be recording one of those probably on Sunday. It's super easy. Uh, what do you think of Smarter Contacts so far?
I had a tenant come in. Um, tell me how you usually structure these deals and what the parameters are so I can think it through.
So it typically—
usually have a purchase— you want a purchase price?
Yeah, so we would need a purchase price, a down payment amount, and then a, you know, the principal payment and how long you'd be willing to give it to me for.
And what were— what, maybe that doesn't matter so much. So what is that? What would— what makes it good for you? I know what makes it good for me, but what would also make it good for you guys?
I mean, typically what's best for us and what's best for owners is a full 30-year AMM, because then that way, you know, you get to have sustainable income on the property for a long time, not to mention you make more interest. And that's the whole name of the game when you're the bank. So 30-year AMM, what makes it attractive for me is that my payment is— obviously there's a delta between how I can make money on the property and that payment. So for this house, I'm not really familiar with like short-term rental market in Columbus, but looks like it could be great for that. I would have to research and see how much I can get just monthly rent on just a standard, you know, renting the property out. And I'm not making it look at massive delta. If I break even on the property, it's perfect. Now, not with a short-term rental. I'm saying on a long-term rental. But that way I just have the property. It's something I can depreciate, build equity in over time, and then eventually leverage.
And it's Is it, is it then considered a sale? Am I realizing a sale?
Yes.
And then I could then take my tax break too, right, on capital gains? So I'm actually selling it to you?
Yeah, yeah. Well, there is, there is a— I mean, this is something you'd have to speak with your CPA or a tax attorney about, but essentially when you do sell it like this on a contract in this nature, you you're breaking up the payments so you don't get hit with a huge— like, you don't realize all the taxes. Like, for instance, let's say you were to sell it for $1.29 or whatever, and that's $1 million in capital gains. Like, you would have to pay that whatever, that short-term, long-term capital gains percentage right off the bat. Whereas if you structure this where you're getting paid the principal over time, it reduces your liability by quite a bit. But I'm not eligible to give you counsel on that. That's something you'd have to speak with a CPA or—
No, no, no. I understand. I understand. I would call my CPA. Okay. Yeah, let's— great. How do we— what's your first name?
My name is Tyson. Tyson Smith.
Okay. And I just text you guys at this number?
Yeah.
Okay. And then what was next steps if we do— if it is interesting? You guys are just letting me know if it's interesting to you guys?
Yeah. Well, text it over if it makes sense. Right, or if we're somewhere close, we're in the realm of possibility here, then, um, I'd call you. And, you know, if we come to something that makes sense completely, then I would draft it up, send it over to you, we'd review the paperwork together, make sure it all makes sense, go ahead, we both sign it, send it over to a title company, and then it's just the same as a regular transaction from there.
Okay, so are you— so am I carrying you guys? Is that kind of what's going on? Like, is it like a little bit like a bridge or what is—
yeah, yeah, it's you— we are creating a new note where you are the mortgager and I'm the mortgagee.
Okay.
And all of that is written up. It's drafted by the title company. They create that note. It's all serviced through like a loan servicing company. We typically use a company called WestStar. And, you know, a payment is deposited to you every single month. And then, like I said, everything is outlined in the contract so that you're protected, that in the event my company vanishes off the face of the earth, we stop making the payment. That you have everything, you keep the down payment we make to you. There's a deed in lieu of foreclosure, so the property goes back into your name. You don't have to worry about foreclosing and boom, you're good to go. Okay.
All right. So how do you find property? Which ones? Which ones are attractive to you that you can rent?
Ideally, the ones that I can buy for a discount. But a property like this that's already really nice, it has potential, looks like a good asset. I believe in Columbus market, so I'm banking on some appreciation. Then this is a different circumstance. This isn't normally what we do. Normally I want to find a property that I can just force appreciation on. Yeah, yeah, yeah.
That's why I kept saying, are you calling? Because it's like, mine is like pristine. Yeah, it makes a lot of sense. Okay.
Right.
All right. Well, let me think about it and I'll call you guys on Monday.
Okay, that sounds like a plan.
You want to talk? Do you want to talk over the weekend? You want to talk on Monday?
I work every single day, so I mean, ideally just like text me first, uh, because I'm on the phone a lot, so I'll typically miss these. But yeah, if you just text me, then we'll be able to— I can get back to you whenever.
And the name— you guys have a name of a company? Like, what's your company name?
We Buy Homes Cash. You can look us up, webuyhomescash.com.
Oh, you're not the first person that's called me on something like this. Okay, I just don't call anybody back.
All right, I feel special.
I thought it was too weird that I had just gotten an offer and then you called, so I was like, you know what, I'm just going to see what this is all about.
Looks like it's my lucky day.
I like it on paper. All right, great. Okay, I'll chat with you soon.
All right, bye-bye.
Thank you. Bye.
Absolutely zero chance a deal gets made on that property. I'm not giving her $450,000 down. You want a 30% down payment unless you give it to me and it's a principal-only fucking loan, or I can structure some like negatively amortizing thing by just, you know, being creative with like how I tell her the payments are going to be done. There is nothing to be done here, but I wanted to do that just to kind of show you guys how we pitch creative finance. All right. Why did she just casually drop it? She's a CEO status, bro. Sales, man, it's all a game of status. She wants me to think she's the shit. Solid call, looks promising. It's not, it really isn't, to be honest with you. Unless it's some crazy ass deal, there's nothing to be done there. That was more just for my own practice. Okay, okay, back to the questions about SmarterContact. Yes, I will be dropping a tutorial on YouTube on how to set it up. Do I like SmarterContact? I fucking love it. It is actually such a cheat code. Here's the deal. I am on this— whoops. I am on this pricing package. If you go down to pricing, enterprise plan, this one, none of these are worth it. I've looked at them. I would not— if you can only get these, also notice they're billed quarterly. So it's like just as expensive to get started on this as it is the enterprise plan. The reason these aren't worth it is because they don't have any text messages included. You have to pay per text. Okay. So it's like you're paying the same amount, so you might as well just start here. Now, if you guys get signed up on this plan, you guys can use code Tyson Smith and you get $200 off your first month. With that being said, I highly recommend it. I've already, from using this, made at least a $10,000 profit. We'll see once my photographer finally uploads these pictures. I'll decide if I'm going to buy the house and go make more money with it. But who knows? Oh, Okay, hold on. I need to pay my photographer. He just called me. I need to see and make sure he uploaded the photos. Yo, Josh, thank you for subbing, bro. By the way, guys, if you guys are watching, you're not subbed to YouTube. If you guys are watching on Instagram, get off Instagram, go look on YouTube. You can see my screen, it's way better. Um, okay, well, this guy took some of the shittiest photos I have ever seen in my entire life. Oh my God. This is atrocious, dude. The Craigslist photographer fails me so badly. Holy shit, these are bad, dude. I'm actually in awe. He did take 82 photos, but they are so fucking bad. Holy shit. All right, whatever, let's pay him. $75. His name on Cash App is so ridiculous too. I'm not gonna say it. Well, I guess it doesn't really matter if I did say it. What are you guys gonna do, send him money? But I'll tell you what, if he hadn't done such a shit job— all right, send him $65 because I just had that in Cash App. I'm told I pay him $70, so now I gotta send him another $10. Um, okay, yes, it does require an LLC to get an account on SmarterContact. Do you have to do the A2P process? Yes, you do have to get 10DLC approved. It takes like 3 days. How long you been doing this? Very impressed. I started in 2020. I'm texting on Instagram. Do you have a management team that's texting me? Yes, I have some, um, I have some team members because I've been getting a shitload of messages on Instagram that are helping. Why am I getting texts from Le Labo right now? Oh shit, they're dropping a new scent, Eucalyptus 20. That sounds kind of gas. Le Labo, I don't really like wearing cologne. But when I do, I wear the labo. Okay. Tyson Smith said cold calling is dead. And if that's the case, why do we still do it on batch leads? He said PPL is the new wave. Yeah, I'm going to hard disagree with that. Every single big wholesaler I know, every single one of them cold calls, all of them. And the vast majority of their leads and deals come from cold calling. Do you want to have other marketing strategies outside of cold calling? Yes. 100%. F8 or 458? That's like asking, do you want fucking Louboutins or Kohl's? I mean, a 458 is a $200,000 car and F8 is a $400,000 car. It's literally double the price. So I'm going F8. All right. Is this different than Batch Leads? Yes. Okay. This you use to text the people that you get their information from on Batch Leads. Can you do with an S corp instead of an LLC? Yes. You just need an EIN to get the 10DLC approval. I'm having a hard time to find off-market properties. Which filter do you use? Out-of-state owners. Guys, I am coming out with a video. I just launched my software. All right. You guys all want the sneak peek. All right, fine, fine. Twist my arm. I'll give you guys the sneak peek. I just launched my own software. I partnered with the biggest data companies and the best artificial intelligence algorithm builders. To build virtual flip leads. Okay. We had Batch Leads help me with this. All kinds of people. We got the shit. Okay. We've got all Batch Leads, skip tracing. But most importantly is we got this. We got this algorithm right here, the sell score. Okay, so check this out. Oh, by the way, it's only $99 a month. All right. Now, I actually own this, so sign up for it. It's sick. But inside it, you get 5,000 monthly leads. So you don't have to pay for skip tracing. You get 5,000 leads every single month. All right. Now, if you actually like saving money, you're smart. You obviously sign up for the yearly membership so you get 60,000 leads, save some money on your membership. But basically, once you get started, here's what it looks like. Okay. Basically, you go into property search and I can search any market in the US. Okay. Somebody, somebody drop a market. Somebody drop a market. Tell me any market in the US and I'll show you exactly how quickly I can find leads in it. Do you do blind HUDs? No. Can confirm cold calling still works. Exactly. I have my last question. Sorry to bother you. You're not bothering me. I'm live for a reason. That's to answer your questions. When filling out the purchase contract, I have an LLC for the initial. Should I use my name initial or LLC initials? Use your name initials. All right. Now you need to consider the price. So value for money-wise. Isn't texting extremely regulated? Yes, Mitchell, it is. And that's why I was hesitant to start texting again. But I talked to the owner of SmarterContact and I'm like, what are you doing about this? He's like, well, I'm not going to give you my secret sauce, but look at this. And he showed me a graph of his messages and the deliverability. And basically, like every single month they're getting more users on SmarterContact and every single month their deliverability is going up. And I'm like, okay. And I was like, are you worried about the new TCPA regulations? And he said no. And I was like, okay, if you're not worried about it, then I'm not gonna be worried about it because you're the professional. All right, so the real Chris Kelly said Tempe— or I'm sorry, Tampa. So let's go, let's search Tampa. Boom. So when we search Tampa, we've got all this information, right, about different properties there. Now we can go to off-market and we can see the properties that are in pre-foreclosure, we can see the vacant properties, we can see the tired landlords, right? We can pull these lists like we used to, but now with my, with my software, virtualflipleads.com. Go check it out. You get this little sell score thing. Look, basically every single property has millions of data points on it. All right. Data points about when the property was purchased, how long ago, the demographic information of the owners who purchased the property, what neighborhood it's in, how many square feet it is, how many bedrooms, bathrooms. Is there a mortgage on the property? Who owns the mortgage? What's their interest rate? Literally millions of data points for every single property. And I have all of this information from all the different MLSs across the country feeding into this, showing the properties that sold, especially the ones that sold for cash. And it analyzes all these different data points and it extrapolates that across all the other properties in the area to give each property a score based on how likely it is to sell. And now I can use this AI to automatically tell me which properties in any given market have a high likelihood to sell. So I just barely took all the properties, the 21,000 off-market properties in Tampa Bay, and it broke it down and showed me the 1,730 properties that are most likely to sell to a real estate investor. All I have to do, select these properties, save them to a list, call it whatever, Tampa most likely to sell, save it to a list, and boom, it's going to go ahead and give me all the phone numbers for these properties. I just made a video on this. It's gonna be launching on YouTube where I break down everything even further. But I did the same thing in Phoenix. It showed me all 4,305 properties that are most likely to sell, gives me the phone numbers for them. I can click on any property, it gives me all the information on them where I can automatically just pull it up. I can see, boom, who owns this, the numbers, details about it like the square foot, year built, bedrooms, bathrooms, everything. This works for land, it works for commercial properties, it works for mobile homes. Everything, guys. VirtualFlipLeads.com. It's only $99 a month to get started. All right. It's literally a no-brainer. Get everything you need about the property. You can see mortgage information, estimated value, when, what kind of mortgage it has, when it was recorded, what it was last sold for, everything. Okay. Anyway, basically all you need to do, like, for instance, I could take that Tampa, I could take these 1,700 properties. Go ahead, upload them into SmarterContact, send them all a text. Hey, are you interested in selling your house? Only talk to the people who want to sell their house. Make a couple offers, get contracts. Oh, and guess what? Well, what happens when I get a contract? I need to find a cash buyer, don't I? Let's say I just got a cash buyer. Let's say I get a contract today of a property in Tampa. All I have to do, go search Tampa on Virtual Flip Leads, Tampa, Florida, right? I search this. Instead of going to off market, I want to find all the cash buyers in Tampa. So I'm going to go over here to this cash buyers filter and I can see that in Tampa there are 40,000 properties that were purchased for cash. Now, I don't want to call all 40,000 of these people to find the serious real estate investors who are going to be interested in my deal. So instead, I go to all filters, I go to cash buyers, and I find everybody who purchased one of these properties in the last 12 months. Now that gives me a list of 2,400 properties. But do I want to call all 2,400 of these properties to find the real estate investors? Yes, I have a high likelihood, but I also have probably people who just like sold their house in California and are buying a property cash in Florida for whatever, right? I don't want to— I want to get rid of those people. I only want to talk to the most serious real estate investors. So then I can even filter out further by finding everybody who's owned at least 3 properties. Now I have a list of every single property, every single property that was purchased by a cash buyer in the last year who also owns 3 other properties. I can call the 1,200 people who I know are real estate investors in Tampa right now at a click of a button. Also, guys, guess what? I could take this list, put in a SmarterContact, and text them all, say, hey, looks like you're buying properties for cash in Tampa. I just got this property under contract. It's worth $450,000. I'm selling it for $300,000. Would you be interested in learning more? Guys, the wholesaling game just got so easy. All right. VirtualFlipLeads.com. Go ahead, check it out. Get signed up. Go ahead. Send me a message once you do. Okay. How long have you— has the listing been up? The one you called? I didn't call any listed properties. I never do. All right, well, all those count towards the leads. Yes, when you save a list, that counts as a lead, right? So if you're on the $99 a month, you'll meet 5,000 leads a month. All right, Tyson Smith, how do we know you tend to legitimacy and have conned nobody off before? What the hell does that even mean? Are you saying like, how do you know that I'm a legit guy? Nothing against you, but gotta verify your teaching methods are appealing. Kente, I have hours and hours and hours and hours of live footage on YouTube. You can go watch right now showing me getting deals locked up, exactly how I do it and selling them. Like I have posted millions of dollars worth of assignment fees out there for people to see. I've posted HUDs, I posted contracts, everything you possibly could do. All right. But ultimately, it's up to you to decide, okay? If I— if you don't vibe with me and you look at me and you're like, dude, this guy is a douchebag, I don't like him, he gives me sketchy vibes. Don't learn from me. No sweat off my ass. Okay. Anyway, you guys got me all hyped up on Virtual Flip Leads. I wasn't even going to talk about this until the video launched on Monday, but here I am spilling the beans. What can we do? What's the site address? It's virtualflipleads.com. Do you need earnest money when you get your contract? Uh, technically yes, but it's completely negotiable. You can do any amount of earnest money deposit you want. You can do $1. I only do $100. Also, you can easily get people to lend you money for earnest money, which you're never at risk for because even if you cancel the agreement, you get back, you pay the person off. If you close the deal, you pay the person off using your assignment fee. It's easy. Okay, all you have to do is Google transactional lending and then boom, there's gonna be 50 different people who want to lend you money for earnest money. Can I start at 16? No, you need to be 18 years old because you have to be 18 years old to sign a legally binding contract. All right. No, after seeing you give us free game, nothing against you, you just know, you just know to a lot of people aren't in the game for the long term. Me and my partner are looking forward to investing in you. Guys, look, everything I do, I have my face on it, right? Like, I'm all over social media preaching what I do. Like, I'm not gonna tarnish my reputation for a quick buck. That's just not how I am, dude. How do you find title companies? Check this out, dude. I'm going to give you the most OP hack for finding title companies. Go to Google. You're going to type in exactly this. Okay, check this out, guys. Look at this. Look at this. Here's the— here's the sauce. You're going to type in title company and then wherever your deal is. So title company Tampa, Florida, and immediately you're going to get a list of all the title companies in that area. And all you have to do is call any one of these and say, hey, Do you work with wholesalers? They say yes. Boom, you found a title company. If they say no, you thank them for their time. You call the next one on the list or you just go ahead, you join my inner circle. Inside there, I have a list of every single title company I've worked with that's had good results. And we have one in pretty much every single state. Next question. Yo, Braden, good to see you, bro. I appreciate it, guys. Braden's a stud. All right. How is the LeadZoho platform now? Heard it's been updated. Yes, they came out with the marketplace. I'll be calling some more marketplace stuff next week. I'm waiting for there to be more leads on it, but I'm going to drop like $1,000 on those leads and see if I can get a deal. What's the big advantage to virtual flip leads over batch leads? Here's the big advantage. Let me show you, because, because batch leads— I mean, this virtual flip leads is powered by a lot of stuff on batch leads. Here's, here's the advantage. So when I search an area on Batch Leads and we have the Batch Rank, which is their version of my Sell Score, you can only see the most likely if you're on the top membership. Okay. When you're on Virtual Flip Leads, every single membership, even the $99 one, the lowest tier one, allows you to see the most likely properties. Okay. That's one huge advantage of using Virtual Flip Leads rather than Batch Leads. Also on Virtual Flip Leads, we cut off all the bullshit that you don't need. Like Batch Leads has a bunch of shit on here that you don't or will never use and just confuses you. This is literally my version of Batch Leads where I've taken it, developed the stuff I want in it, and taken out all this other bullshit that's there just to confuse you. All right, this shit's dope, but so overwhelming. Best way about getting started? Honestly, Josh, get a Virtual Flip Leads account, search any market. Go ahead, use the sell score to find the most likely properties and just start calling them. Ask if they're interested in selling their house. If they are, go ahead, watch my videos on how to underwrite. I have them on YouTube. Just search, you know, how to underwrite Tyson Smith. Watch that. Use the information I teach you to where you can go ahead and make them an offer and keep doing that until you get a deal under contract. Then find a cash buyer also using Virtual Flip Leads. Sell it to them using the assignment contract that I give away for free. Make some money. Now, if you want my help in all of this, just go ahead and DM me on Instagram one-on-one. Would you prefer batch leads, call, or PPL more? Two completely different animals. PPL is fucking expensive, right? If you do not have a few grand to throw at it every single month, I would not recommend doing it. And also you need to like build experience, right? Batch leads and like, like virtual flip leads is cheap. 99 bucks a month and you get 5,000 leads. You know how much money 5,000 leads would cost on PPL? What's my version of batch leads called? It's called Virtual Flip Leads. How much money do you think a person needs when first starting? You need 99 bucks because that's all Virtual Flip Leads membership costs on the basic plan. Yes, I've completely stopped using Batch Leads. I only use Virtual Flip Leads now. What do the different plan tiers get you? Let me show you. So there's two different plans. The only difference, okay, the basic plan, the Start plan is $99 a month. That gets you 5,000 leads. The Scale plan, that's $200 a month. The only difference is you get 20,000 leads instead. So you get 4 times the amount of leads for just double the price. Okay. But they're the exact same besides that. Dude, Chris, I'm telling you right now, the hardest part is making that first call. After you make the first call, it— you realize, bro, you're— you were being scared of nothing. Odds of getting a deal with the $5,000 per leads per month, and does everybody get the same ones? Guys, it depends on what leads you pull. Yes, if every single one of you go pull the most motivated properties in Tampa Bay, you're going to be calling the same people. But if you go over there and you pull the ones in Kentucky and somebody else pulls the ones in fucking Yuma and somebody else pulls the one in Timbuktu, right? It's like PropStream versus Virtual Flip Leads. Spencer, I can tell you right now, Virtual Flip Leads, not to mention, has built-in free skip tracing. Guys, just to skip trace 5,000 properties on batch leads is going to— on PropStream is going to cost you more money than just the basic membership on Virtual Flip Leads would. But not to mention, our, our skip tracing is better. Plus, we have the Sell Score algorithm. We have AI telling you which properties are the best for finding wholesale deals. Guys, I pulled a list of properties, 1,500 properties, using the Sell Score, using the Most Likely Sell Score. I sent a text to all of them, and, and 2 hours later, I had a deal that I made $10,000 on. Only using 1,500 leads. I still have 3,500 more I could have gotten if I was on the Start membership. Now I own the software, so I get unlimited leads because I'm sick. But that's— I mean, so yes, the 5,000 monthly leads is definitely enough to get you your first deal. What makes it better than batch leads is that you get all of the— you get the full capabilities of Sales Score on the basic plan. And you don't have all the bullshit. Yes, you can pay month to month. You can cancel any time. Yo, Alex, what's going on, brother? Guys, we got Alex Sides in here, man. He's the fucking GOAT. This is one of the first guys who taught me what wholesaling is. I went to an All In Freedom event when I was like 21 years old, and I saw Alex talking on stage in front of his sick-ass Bentley, and I was like, dude, I gotta, I gotta make this work. Very inspiring man right here. Are you going to use your site live to get a deal? Yes, I'll be using it every single day. This next week on live. So guys, if you guys aren't subbed to the YouTube, you want to watch me close more deals live, hop on, bro. Now's the time. Okay. It comes with skip tracing. Yes, you get 5,000 skip tracing credits. Every single month just for the $99 a month one. If you do the $200 a month one, you get 20,000 a month. How crazy is that? Yes, the software has free skips, guys. Check it out. Look, on the Start plan, you get 5,000 for free. On the Scale, you get 20,000 just built into your membership. You don't pay extra for that. You only pay extra for skip tracing if you surpass this amount. Does code Tyson still work on Batch? It's going away. And no, Virtual does not have a code. I own it. So you don't get— you guys don't get a code, but I've made it stupid, stupid cheap. It's insanely affordable, guys. $99 a month to get your first deal. That's crazy. That's literally crazy. Is your YouTube just your name? Yes, Brendan. Just look up Tyson Smith. You'll find me. Yo, let's go! What's up, Dixon? Good to see you, bro. Yes, bro. Dixon, get on it, man. Can it be used to set up multiple users like Batch? Not, not yet, but that is, that is a plan I'm gonna be, uh, I'm working on getting that set up. Yes, guys, I actually own Virtual Flip Leads. I did not own Batch. When is it going away? When is Code Tyson Smith Smith going away? Pretty soon, because I don't use Batch anymore. Okay guys, I am actually starving. I need to go get something to eat right now, so I'm gonna be hopping off. We're gonna be live, uh, I probably won't be— well, actually, I might be live. No, I'm not gonna be live tomorrow. I'm going to dinner with a friend. So I'm probably not gonna wake up early, but I'll probably be live on Sunday. I'll definitely be live Monday, Tuesday, Wednesday, Thursday, Friday. So if you guys haven't, make sure you sub to the— sub to the YouTube channel. Like my boy Brendan, welcome. But yeah, go ahead, get subbed, guys. Go watch the video I just posted on YouTube. It is by far the most valuable YouTube video I've ever posted. I'm not even— I'm not even just like clickbaiting right now. I'm not even kidding. This deal, this right here, this video right here, this $10,000— wait, yes, this video. This is the most valuable video I've ever posted. It shows me— it shows a full wholesale deal from start to finish. Okay, you guys need to go watch this. You're going to learn a ton. If you just follow what I do in that video, you could go get your first deal literally today if you really take action. Okay. So get after it. All right, I'm hopping off though. It's been a pleasure. It's been fun, guys. We'll be back next week locking up some more deals, so we'll see you guys then.
