Tyson Smith makes live acquisition calls to property owners across Iowa, Minnesota, Kentucky, and Missouri, negotiating cash offers and walking through his underwriting. He offers $35-90K on a $110K listing, citing comps and repair costs, then breaks down his business model: $30K monthly marketing spend targeting homes around $400K, aiming for 5-6× ROI on assignment fees.

What's up, Davis? How you doing, bro? Biggest fan? For real, you mean that? Appreciate you.
I'm sorry, the person you are trying to reach has a voicemail box that has not been set up yet. Please try your call again later.
All right, we're running the dialer right now, boys. We're about to go crazy.
Please leave your message for 3—
damn it, this is 3 times today, bro.
Forwarded to an automated voice messaging system.

We're going fucking crazy today. We're putting in that work.
Your call has been forwarded to an automatic— Sorry, Joseph White is not available.
Why do you say that, Sarah? Why wouldn't you trust me? How do I find new investors just starting out in wholesale? Rowan, I've got a video on YouTube called How to Find Cash Buyers Nationwide. And I walk you through 3 different strategies.
Mailbox number 918.
I go check that out. 2 days.
Thank you for calling.
Oh man, dude, we made 27 dials already on the dialer right now. Nobody picked up. How do we make $1 billion? It's only $548. I'm not sure, but if you find out, please let me know. Nah, leaving messages for the birds, bro.

Also just realized my mouse sensitivity was super low. Super low on this computer. Not a very well-known product— Hello, Kathy? Hello? Not a very well-known productivity hack. Increase the speed of your mouse sensitivity to the max range.
Your call has been forwarded to an automated voice messaging system.
Steph or LeBron? I don't watch basketball, to be honest with you. Did you work a deal for the guy wanting to make $70K earlier? Yeah, I made him the offer. He says he wants to think about it. We'll call him tomorrow. Bro, call it a day. Go get a beer. Fuck no, bro. What the fuck? First of all, I don't drink. Second of all, it's only 5:16. Where's the Lambo? Coming soon, bro. Coming soon.
Been forwarded to an automatic voice message system.
Yes, Homer for the win. You definitely— you can't just go full send in the max sensitivity, but you eventually need to get there. You look like you sell solar panels. Is that supposed to be shade? It's a rare insult. You ever leave a message or a text? Yeah, it automatically texts them, but I don't leave messages.
Hello?
Hello, Brandon?
Yeah.
Hey Brandon, this is Tyson. I was giving you a call to see if you were still looking to sell that property over on Main Street in Iowa.
What now?
I was just giving you a call to see if you were still looking at selling that property over on Main Street in Iowa.
I own a property on Main Street in Iowa.
Yeah, uh, were you still looking to sell it?
Yeah, it's online right now.
Oh, it's listed on the market?
I just listed it on Facebook.
Okay, how much are you looking to sell it for?
I got it on there for $110,000.
Okay. Um, could you tell me a little bit about the condition of the property?
It's in good condition. We're in the middle of painting right now.
Oh, you guys are repainting the inside and the outside, or?
I don't have to paint the outside. It's got steel siding on it.
Wait, I'm sorry, I couldn't really hear you. You said the outside's good Just the inside?
Yeah.
Okay.
Yeah, outside's good. We just got one room to paint inside, then we painted the basement.
Okay, gotcha. How long you got it listed on Facebook for? Brandon, are you still with me? Hello, Brandon? Hello, Brandon? Calling this man back. The fuck? Uh, Wally, Marvin is wanting to think about the novation. We're gonna call him back tomorrow. And yes, we let him think about it in that situation. Normally I'm not about that, but he's an old guy.
Your call has been forwarded to an automated—
No, bro, you just picked up the phone. I know you're there. I know you're there.
Hello?
Hey Brandon, it's Tyson again. I think I lost you.
Yeah, I had to switch powers on my phone. I forgot to do that when I got home.
Oh, gotcha. Okay, so I believe you were telling me that you guys are just painting the inside right now.
We just got One, we're going to paint the living room because all the other rooms have been painted since I own the house. Just the living room, that was one room that we never painted, so we're going to paint that one this week.
Okay, and when is— when are you guys expected to finish that up?
Everything's going to be done by the weekend because we're posting your pictures online this weekend.
Okay. Gotcha. Um, so besides the paint, do you think there's anything else the property would need?
No, it'd be move-in ready. I mean, eventually, like the electric and stuff that would, you know, eventually need to be updated. But I haven't had any issues with anything. It's just a little bit older. I mean, like the electric Yeah, okay, gotcha.
Um, how about the roof? Is that in good condition?
It's a steel roof.
Okay, and, um, I guess it's the original one then. Those things last forever, right?
No, it's not original. I can't remember. Marula here. It was put on this house back in the day, had shingles on it.
Okay. And, uh, this is— I'm sorry, I was—
I think it said it's not vinyl siding on this house, it's steel siding.
Okay. I'm trying to find the listing on Facebook. I couldn't find it. Um, it's, uh, 3 bedrooms, 1 bath, right?
Yeah, and it's not under my name.
No, it's under a friend's name.
Yeah.
Okay, are they looking to sell it? Oh, are the listing on Facebook under the friend's name?
Yeah.
Oh, gotcha.
Amara Erickson.
Gotcha.
Okay, I work too much to put up with people, so she's putting up with the people for me.
Well, that's very kind of her.
Oh, when I put in 60, 70 hours a week. Yeah, it's easier that way.
Yeah, so I mean, it sounds like you're obviously a very busy man.
Yeah.
Well, um, so are you currently living in this property, or—
Yes.
Okay, and how soon are you looking to have it sold and moved out?
Oh, I wish I could move out tomorrow.
Do you know where you'd go?
Yep.
Okay. So I know you have it listed at $110,000. If we could pay all cash for it, close quickly, buy it as it is, so we wouldn't hit you any kind of repair concessions or anything like that, and there'd be no realtor costs, obviously, and we'd even pay all the closing costs, what's the lowest price you'd take for it today?
The day? 90.
90? Yep.
Okay.
And she did a video with a friend of hers, and her friend said that she thought it was worth more than $110, but I've never had anybody look at it, so. Yeah, but she said her friend used to work at a realtor office. No.
Okay. And, um, is there a basement in the property?
Yep.
Is it finished?
We're just about finished up on painting.
Okay. Is, is the basement finished?
It's not finished.
Okay. What's down there?
Is like—
is the laundry and stuff down there?
Laundry is down there. Uh, And a room is a toilet. Outside the room is a standing shower. The not from that is a sink. And I built wraparound shelving down there around the back part of it.
Okay.
Understood. Okay.
All right.
Well, um, Brandon, I do appreciate all this information. Um, I believe that's everything I would need to take to my underwriter and in order to get a cash offer. Just to confirm, if I could speak with them and I could get the property approved for $90,000 cash, is there anything else you would need to think about before you made the decision to go ahead and move forward with that?
No, if you offer me $90,000, I just put a 2-week notice in and about that time the paperwork should be done for closing.
Right on, excellent. All right, Brandon, let me go take this information over to them. I'll be able to give you a call back in about 10 minutes, okay?
Alright, thank you.
Thank you, Brandon. Talk soon.
Yep.
Oh dude, those are— I'm so bad at working people like that. Like, that was very, very bad. I'm man enough to admit that I didn't do great on that call. I have no idea about his motivation or anything like that. It's just when somebody's like so plain and like blunt, like that guy's obviously worked a long fucking day. He's got no time for chitchat or bullshit. And I wasn't able to get a lot out of him. I don't know why the fuck he wants to sell or anything like that, so I don't have any kind of leverage. But either way, we'll go ahead, we'll make him an offer. I'm gonna, I just marked this. So something that you need to do, guys, if you're trying to get better at this, is I just marked this as a thing, as a call review. So I'm gonna go through and re-listen to this call. And I'm gonna figure out where I should have gone wrong, what I should have done better. Yeah, he did come down from $110,000 really easily. So that definitely shows signs of motivation, especially where he was also like, oh, I think that was cheap. And then he's still willing to go down more. But yo, by the way, guys, if you guys are watching and you guys want to see what I'm looking at on my computer screen, I am live on YouTube. I'm about to look at the property right now. So you guys can go watch it over there if you want to. I got the property pulled up. I really would like to find the Facebook listing, but that's going to be difficult. So what the— what the fuck? If you guys are watching on YouTube, dude, I've— what in the fuck is the deal with this? The garage, garage just like extended outside, just built straight on the driveway. That's pretty unusual. All right, let's go ahead and let's see what's for sale. We have an $85K for sale, 4/2, 1,600 square feet, in great condition, pending. That's not a great sign. We have another 4/2, great condition, Listed for 7 days, pending at $99,000. 2/1, as-is, pending $71,000, 60 days on market. Yeah, it's a fucking trash deal. It's just a trash market. It's just the case. $80,000 pending, not bad condition. Okay, so this thing sells for $80,000 on market. $90K maybe as is. Yo, what's up? Thank you for the sub, Austin. Oh, I mean, we're definitely gonna have to— we're definitely gonna have to hit him hard on price. What the fuck? Oh, this is barred out. What the fuck? One of my old reps offered him $87 grand. What the fuck? Bro, you cannot be buying this house for $87,000. What the fuck? This thing needs to be— I— our number is gonna be like less than $40K, I think. Let's see what's sold in the lot. Oh, there's a lot of activity actually. Holy fuck, a lot of activity in the last 12 months. Let's see the past 90 days. 90 days, we have a 5-bedroom, 2-bath, 1,700 square feet that sold for $26,000. 3-2, good quality, sold for $74. All right, so yeah, this thing lists— we'll put $85 here. I gotta pay $48 on an Ovation. Wait, what the f— Dude, what in the hell? This has to be a typo. There's no way she offered him $87 grand. Yo, I appreciate it. Thank you, Austin. Thank you. Okay, um, so yeah, I think $48K on an Ovation. Um, I think that There's really no good anything for like ARV. There's nothing really well done. This is 3/2, 2 stories, 2 stories. Yeah, okay, I'm just gonna guess And say, I don't really want to do that. Let me keep looking. Let's look in the last 12 months. There were a bunch of properties. There's surely going to be one kind of ARV price, high to low. How many square feet was this fucking property again? 1,000.
All right.
The highest a house is sold for that was 1,000 square feet is $110K.
Right here.
Really doesn't look like it's in that great a shape. Sold a year ago this month. Any other 1,000 square feet? Here's one that sold for $84K. Not in great— yeah, so look, this thing sells for $85,000 on the market. I'm gonna say $110,000 redone, and that's kind of a guess, but what are you gonna do? I'd say you only need to put $20,000 into this. Somebody will do it for $20,000. $35,000.
Yeah, okay.
Yeah, this guy's definitely not gonna like this offer. Definitely not gonna like this offer. All right, what's the interest rate at? For what, bro? Traditional money? Hard money? What are we talking? Federal funds rate? Okay, I need to think of how I'm gonna phrase it to this guy. Me sort low to high. What kind of comps? What low comps I have to show him? Um, I'm just gonna tell him straight up. Yeah, that's what we're gonna do. We're just gonna tell him straight up. That's how this is gonna play.
Hello?
Hello, Brandon?
Yup.
Hey Brandon, it's Tyson again.
Yup.
Alright, so I took a look at this property with the underwriter and I know our offer is going to make you mad, so please don't hang up because I know it's not going to work. They said in order for us to buy this house, we'd have to be at $35,000.
How much? $35,000. No, right? Tax value for this place next year is at $63,000.
Absolutely, I 100% agree with you. That's what I told them. I said, no, there's no way. That's not going to work. However, we do have another option. I don't know if it would work for you or not, but because, you know, we are really big, a really big real estate investment firm, we're very well connected in the market. We know all the national buyers, all the local buyers in Iowa, all the hedge funds who buy properties there. And we'd even be able to list your house on the MLS if it was something you were looking for. If you would allow us to sell the house for you, I very strongly believe we'd be able to get you $50,000 for it.
No.
Yeah.
Like I said, it's on Facebook right now for $110,000 or $111,000.
Yeah, no, that makes sense.
We've already gotten 3 people actually interested, so—
Yeah, well, yeah, I mean, I'm sorry we couldn't be of more help. It sounds like that's definitely just gonna be the way to go.
Yeah, no problem.
All right, well, I appreciate your time, Brandon.
Yep, bye.
Bye-bye. All right, so I, I like, I like how that ended up. Didn't want to piss him off, didn't want to make him mad. And all we're gonna do is something like that. Look, the guy's already got it listed. So a person like that doesn't need too much help right now. So what we need to do is continually follow up with him and see if his situation changes in any way where maybe he needs that shit sold now. Don't lowball people. What are you talking about, Ryguy? That's the name of the game. We're buying low, selling high, dude. Value investing. How long do you make calls per day? As long as I need to, Josh. Dude, here's the thing. $35K is what we have to pay for the property. Like, that's just what it is, man. There's no sugarcoating getting around it. Alright, alright, if y'all were buying low, selling high, you wouldn't say much. What? Do people ever say yes right away? Yes. We have locked up, I've got videos all on my TikTok you guys can go check out of me locking up deals on one call with them. You can also see the full call on my YouTube channel. Happens all the time. You guys don't understand how often people are willing to part ways with their shit, whether it be a house, a fucking Louis Vuitton purse, whatever it is, you'd be surprised at how often they're willing to part with their shit for a very cheap price if you can offer them speed and convenience. It's the reason why pawn shops exist. It's the reason why people trade in their car to a car dealership rather than selling it to a private party. Yes, there are going to be people who all want to get top dollar for their things. That is going to be the majority of people. But there will always be a subset of people who find themselves in a situation where they need money quick. And when they do, they want to work with guys like me. How do you get to starting funds? So, Micah, you don't need funds to wholesale. I'm playing with Monopoly money here. I'm never ending up buying the house. I'm selling it before I ever have to close on it. You wholesale land? I don't target land, but I have. Every time I get on here, you have a different haircut. Yeah, Nick, I've heard that. Been at it 4 months, still haven't closed my first deal. What list would you recommend to pull? Look, here's the thing, dude. There's no magic list. I recommend you get a list in a good area, median home price at least over $200,000, and find motivating factors like tax default, liens, vacants, inherited house, things like that.
Alright.
We'll definitely call this cat back in a couple of weeks. We'll call him back in 2 weeks. Do you have personal training? Micah, do you mean like, do I get personally trained in the gym? The answer to that is no. I have a dietitian though.
Alright.
What's up, Steve? How you doing, bro? Yes, we did close on the new crib.
4, 2, 3, 2, 0.
I'm not a hater, but you will not make it in this business. Louie, I've made over $100 grand wholesaling real estate every single month for the past like 25 months.
Leave your message for 4195.
Pete, my TikTok of the new crib. I saw it, Meredith. I loved it. Yeah, if you guys want to go see the new crib, go check out Meredith's account right there. How much in fees have been closed by your students? A lot. A lot. How many state areas are you in?
All of them.
Did you switch offices? No, same office. Ben Palmersheim, yes, there is a sweet spot.
I want—
ideally, I want the median home price to be around $400K. Here's the thing, is typically— this is something my mentor told me— typically across the nation, your assignment fee is going to trail the median home price by about 10%. Your average assignment fee. Fee. So if you're in a market where the average home price is $400K, your average assignment fee should be $40K. The main ways to make more money in this business is to get more contracts, sell more contracts, and sell your contracts for a higher percent— or for a higher spread. So we're always targeting the markets where we can get the highest spreads. How many cold callers do you have? I used to have a team of 20, but I don't do any cold calling anymore. All of my leads are from inbound sources.
Please leave your message for 304-966- Kevin.
No, yes, I did call that hoarder lady back. I explained to her, hey look, I know you want $225,000 for your house, but I'm seeing a house that's in great condition.
Please leave your message for 5.
I'm seeing a house right now that's in great condition on the market for $215,000. It's the same size as yours. It's in the same neighborhood. Why would I buy your house for $225,000 when I could buy this one in great condition for $215,000? That doesn't make sense. She was like, yeah, you're right. And I was like, all right, so you, I mean, she said, I didn't know the houses weren't selling for that much. I was like, well, I would go ahead, I would take a look around, and maybe I'll call you tomorrow and we'll see if maybe you have a different number that might work for you. And she said, that'd be great. So we're going to call her back tomorrow.
All right.
Uh, Micah, yes, I do have a class to learn how to wholesale. Um, go to www.wholesaling101.io. And then use code I'm ready for 50% off. Ben Palmer, I mean, it just varies house to house, man. You can learn how to do this on YouTube. I recommend starting by going to my YouTube channel, guys. I have long-form videos breaking every step of the process, exactly how to do this. Completely for free on my YouTube channel. Why don't you cold call anymore? I don't cold call anymore because I can afford to get higher quality inbound leads. Is that a Submariner? Yes. How much would you sell your house for right now? Nothing. It's invaluable to me. How did you— I personally started by cold calling. I just cold called homeowners, asked them if they want to sell. Threw out some lowball offers. That's how I was doing in the beginning. Yo, I appreciate you, Z. What's an inbound source? So things like, Rommel.
Please leave your message for Rommel.
Things like Facebook ads, Instagram ads, Google ads, YouTube ads, direct mail, inbound like that. Basically where the people are coming to you, they're calling into you. So you pay for marketing? Yes. Can we get the spreadsheet? All the spreadsheet and everything, guys. Number one, this is super simple spreadsheet. You guys can just copy it by looking at what I have here. It's very simple. Or number two, if you want to get the download, you can sign up for Wholesaling 101. Are you on a cut? Looking thin. Jacob, thank you, bro. I appreciate you. I just started my cut again today. We reverse dieted up to my maintenance at 2,700 though, which goes fucking hard. 2,700 calories a day. Woo. How much you spend on marketing this month? 30 grand. [FOREIGN LANGUAGE] Do you offer internships in Arizona? No, but I am actively hiring. Guys, if you are a badass salesperson, you wanna make a fuck ton of money, you wanna be in an office culture where we're gonna push you to be the best version of yourself mentally, physically, financially, everything. Go ahead, hit the link in my bio, scroll down the bottom, it says, are you interested in working with me? Fill out the application, send me a DM once you finish filling out the application. I'll take a look at it, we'll get you on a call. Only do this if you are willing to work out of my office in Arizona. There are no remote, no remote positions. Corbin, I've been doing this for 2 and a half years. Yes, we're based out of Phoenix. Oh fuck, my phone just died. Don't worry though, YouTube, we're still making calls, bro. We're still making calls. We're still ripping this. All right guys, don't worry, the phone is back on.
Please leave your message for We are here.
Literally every time I get ready. All right guys, we are back. My phone died, but we're back. Luckily I had a charger close by. I feel like, guys, I don't know about this. I don't know if anybody else can relate to this. [FOREIGN LANGUAGE] But I feel like I go through seasons of my life where sometimes phone chargers are in absolute scarcity. It's like trying to find water in a desert. And other times where I just have more phone chargers than I know what to do with. Like I need a phone charger specific drawer to store all my phone chargers. Right now, I'm in a barren wasteland of no phone chargers. Wade, yes, those are good numbers. Those are good numbers. If you're spending $9K a month and you're gonna gross $50, $60, you're getting a 5x return, 6x return. That's great. We're definitely phone charger drop, for real. What is up with that? Meredith, I can't come home until I make my goal number of dials or I make one more offer. When will you buy your first 7-figure house? I've put them on a contract before, bro. Yeah, so it's a part-time job, guys. Is working 40 or 50 hours a week a part-time job? No, maybe we could learn something from the—
Hi, the person you've reached is using a—
You work 65? That's grind, D. How many hours a week does everybody in here work? Don't be shy. When starting out, do you find it easier to target the lower markets? Um, Yeah, it is easier. It gets easier to get those deals under contract, but it's harder to sell them. 78 hours. Jesus. 90. Sage, you're working 90 hours a week. Goddamn. I think 50 is the— I think 50 is the sweet spot, dude. That's how much I like to work. Biggest assignment fee, Nate.
One. 4.
Biggest assignment fee was $132 grand. I've had several assignment fees over, over 6 figures, so— Ah, I see Sage, you're grinding. That's awesome, man. Congratulations. Frankie working 60. Master Boost 64. You guys are, you guys are some hustlers, man.
Please leave your message for—
How many deals does your dispo guy sell per week? My dispo guy sold $60 grand. He sold $60 grand worth of houses last week. That's $60 grand profit. This month we already have $150 grand set to close. This month. This month we have $150 grand that will be coming into our account. Do you have Meredith put the house on the MLS and double dip? No, we do not. The problem is, is we don't have any deals in Arizona. And also, we sell all of our deals with a flat fee. Listing service. Working for the city, the best choice I ever made. You sound like, uh, McConaughey, bro. Uh, Antonio, we just don't do any marketing in Arizona right now. When Aventador? Oh my God, Nate.
Praise the Lord, you've reached the voicemail of Brenda Green. I'm not available at the moment, but if you leave your name—
That's so sweet. Nate, I will have an Aventador. It will come. It will come before I'm 30 years old. But it's not coming this year, it's not coming next year. But it will come. I'm gonna have an Aventador, I'm gonna have a fucking LaFerrari, I'm gonna have a fucking P1, I'm gonna have a Ghost, I'm gonna have a fucking Baja Raptor, I'm gonna have 'em all. What's your opinion? I think dispo is way easier than acquisitions. Depends, depends. Dispoing a really good deal is fucking easy. Like, dispoing a good deal, having a great price, it's in a prime market, that's easy. But dispoing a deal bumfuck nowhere, that's hard. I thought places like Phoenix are hot markets. Yeah, Phoenix is a hot market. I'll probably start marketing. The problem is just the market really slowed down the last like 6-7 months. But it's really picking back up, so I'll probably start marketing here in a couple more months. How's your dispo team's job changed since you changed Innovations? Now instead of like dialing through cash buyers and pitching our deals, they're just, they're working with realtors. If wholesaling was heavily regulated, what would you pivot your business to? Guys, you can't regulate what I do. People are always going to find ways to buy things for cheap and sell them for more money. It's just, it's simple flipping, bro. They try to regulate wholesaling, dude. Like they say, oh, you have to disclose it. No problem, I disclose it. It's in my contract. I'm a wholesale buyer. I'm looking to assign your contract for profit. Right there, black and white. Big ass letters. Do you have your own branch or do you work independently? I own We Buy Homes Cash with my father. We work here out of our office in Phoenix, Arizona. Has anybody, who was on the live when my dad came and talked? Does anybody in here, anybody remember Blake? Can you do novations in states the wholesaling is banned? Yes, yes you can. How often do you see a deal follows through and can't dispo it? Also, my name is Noe, but you're all good. Is it Noe? Noe? Or no? Or no way? No, I want to be able to say your name right. But yeah, no, sometimes deals are going to follow through for outside of your control. Sometimes we buy them too expensive. Hello, my name is John. I'm sorry, I'm unavailable. Sometimes we buy them too expensive and we can't get rid of it. That happens. When that happens, we go back, we look at the deal, we figure out why we bought it for too much. Were we using the wrong comps? Did we underestimate the repairs? What went wrong? And we learn from it so it doesn't happen again. Do you have a website? I've got plenty of websites. For what? Yes, OG Trinity, bro, we are grinding right now. It's 5:53, we're still banging out calls. I only have a couple more calls to make though. Your business website? WeBuyHomesCash.com, brother. You do single or multi? Mostly single-family, bro. The leads I'm calling right now is everything in my system. So it's— there are cold call leads in here, there's PPC leads in here, there's Facebook leads, there's YouTube leads. I'm just calling through everything right now. When do you think it'll switch to more of a buyer's market? I've got no idea, dude. I have no idea. Connor, what's up, brother? How you doing, man? Oh, Nate, bro, I'm with you, dude. I love the Porsche Carrera GT as well, but the LaFerrari is probably my grail car. Like, if I could have one car—
Hello?
Hello, Aaron?
Hello?
Hey Aaron, this is Tyson. I was just calling to see if you were still looking at selling that property over on Dupont Avenue.
You said the what now?
