MAKING ACQUISTION CALLS LIVE | WHOLESALING REAL ESTATE

In this 13,000‑token live stream, Tyson Smith runs a real‑time acquisition call session, demonstrating how he and his team source, contact, and negotiate with property sellers. The broadcast mixes actual cold‑calling scripts, inbound lead handling, and on‑the‑fly coaching. Tyson explains his novation pricing formula (as‑is price minus 6% minus buyer concessions minus a fixed $22,500 profit), outlines the lead generation stack (Facebook, Instagram, Google, YouTube ads via LeadZolo, LeadsConnect, LeadZoho), and describes the 50/50 ownership structure with his father (dad handles systems and marketing, Tyson leads sales and education). He shares scaling ambitions (targeting $15 M annual volume), recounts high‑value deal anecdotes (fire‑damage property, luxury mansion, $1 M+ contracts), and emphasizes relentless call cadence (10‑12 attempts per lead, daily call counts, talk‑time goals). Personal asides—fitness routines, TRT hormone cycle, watch collection, gaming references—illustrate his mindset and brand. The stream also covers team accountability (push‑up challenges, real‑time metrics), handling objections, DNC compliance, and contingency planning (a detailed “if I become homeless” survival plan).

One of the dumbest arguments we ever got into is we were watching a basketball game and in the third quarter LeBron James had missed a dunk. We're sorry, you have reached a number that has been disconnected. Hey, also we got to figure out an L10. Too. So you got a lot to do. That afterwards I can do. All right boys, we are fucking deal hunting now.
Sorry, the number you have reached is not in service.
We need a fucking contract, baby. That's what we need.
Sorry, the number you have reached is not in service.
Please check Raymond, lunch was good, bro. We had, uh, we had a half pound of ground beef. We had 50 grams, 50 grams uncooked of white rice. We had a quarter cup of cheese. It was very filling, very good. No, no complaints. No complaints here.
The number—
Kim Jones.
Kim Jones.
Come on.
What's up, hockey player? How you doing, brother? Alright. Raymond, dude, I got all kinds of advice, man. It's all on my YouTube channel though. That's gonna be the best place to find it. But my best advice I can give you right now is you should spend 70% of your time doing activities that are gonna get you a deal. So things like cold calling, talking to sellers, making offers, and 30% of your time learning. So watching things like what I'm doing right now, watching my YouTube videos, listening to podcasts, reading books. But 70% is actually doing things that are going to make you money.

What is going on here? Reset the TikTok live. There we go. What's the best way you sell contracts once you have them under contract? I list them on the MLS, brother. Bro, I'm such a gamer. I just realized when I'm sitting here, my like hands are automatically up on key W and E, Q, W, and E, ready to go.
Your call has been forwarded.
No answer from Betsy. All right, how about Jenny in Sweetwater, Tennessee? You're quirky? What do you mean by that? Yes, Jordan, that's the energy I'm talking about. It is time for some W's. That's the energy I'm talking about.
Please leave your message.
Landon, yeah, we're making calls. Yes, it's a Rolex. Someone quirky would sit with their hands on WASD. Fair, fair enough. He's still making payments on the Rolex. It's not how that works. Nice. I'm just now getting into watches. It's fucking fun, man. I really like watches. What are we calling for? We're calling people looking to buy their house for cheap so I can sell it for more money. If you weren't doing real estate, would you try being a financial advisor on the banking side? If I wasn't doing real estate, no. I would probably, I think I would do copywriting. I think that writing copy is very interesting and I think that it's something I will pursue in the future. I wanna learn how to write better copy and do a lot more like DR marketing. Oh, hell nah, y'all the people that be calling me. Exactly, it's me. What platform do you use to find potential sellers? Facebook, Instagram, Google, bro. Is there big money in copywriting? Absolutely. Absolutely. There are. What though? All right. Call through all the uncontacted leads. We need to move into the lead bucket. Oh, there's 2 new leads. Let's go. Rebecca. We're calling Rebecca later. Rebecca. We're calling her at 4. That's like an hour and a half. I have heard of ChatGPT. ChatGPT's copy sucks. Or maybe I just don't know how to ask it the right questions. Do you like your job? I absolutely love what I do, bro. What's up, Knives Millions? How you doing, bro?
Your call has been forwarded to an automatic—
Just got a $40K assignment. Let's fucking go, bro. All right. Can you call in New Jersey? Not specifically right now. But yes, we have done deals in New Jersey. Why do you always tell them you have an underwriter? Because you want to make it you and them versus somebody else. You need to make somebody else the bad guy. Don't want that to be you. Bagels or toast? Uh, I like both, bro. I like both.
Your call has been forwarded to—
come on, Lisa. All right, how about Michael? Knives Millions, bro. There's no— I don't, I don't get this fear of cold calling nonsense, dude. Here's the thing. What are you scared of? Are you scared of fucking up? Like, if you're scared of cold calling, you just need to go make some calls and see that it's not that bad. Like, look at me doing it right now. It's just talking to somebody. Michael Watson, it's a 2017 sub. Do you scrub DNC? No. Best times to call? Whenever you can, bro. You're one of those numbers that get marked as spam, bro. I hate to tell you this, but I have hundreds of phone numbers. I be changing mine out all the time so we're not marked to spam. Yes, Tristan, I do use smartphone and smart dialer.
Your call has been forwarded.
Chef, I don't call lists, man. All of my leads come from inbound marketing. Hey, what's up Tanner?
How you doing, bro?
So that's not really cold outbound then? Yes, it's not really cold outbound at all. I never said it was. What inbound marketing tactics? Facebook ads, Instagram ads, Google pay-per-click ads, YouTube ads. Is it worth the price? I don't really know, man. I don't know for dialers. They're all pretty much the same, bro. Did you lease your office or own it? Lease it. How do you calculate what you can pay for a novation deal? As-is price minus 6% minus buyer potential buyer concessions minus $22,500 equals novation price. Price. What's up, MC Hammer? House tour soon, bro, once I get everything moved in. Did you use play sports? I played soccer growing up, but I've never been really big into sports, bro. When are you going to buy an office? Hopefully my next space we will own.
Your call has been forwarded to an automatic voicemail.
Do novations work in competitive market? Yes. Why the $22,000? Because that's my profit I'm injecting into the price. Gotta leave some for yourself. You have a transaction coordinator? Not right now. We actually, It didn't work out with our previous one, so I'm hiring a new one. Starting my wholesaling journey tonight. Let's go, Muslim Dawn. Good luck, bro.
Your call has been forwarded to an auto—
Alright, is it your company or you just talk like it is? Who's the owner of We Buy Homes Cash? I am 50% the owner. My dad is the other 50%. Why didn't your old TC work out? She just, she didn't have enough experience that I wanted. Like she worked hard and everything. She was alright. She just wasn't able to handle the title process like I want my TC to be able to do it. Like there was too much that she couldn't do. Do you think you can break a million dollar a month soon? Probably not soon. Will your dad hand the business over to you once he will retire? My dad, we own it 50/50, bro. What do you mean? Did you get into this business because of your dad? Yes, he's the one who convinced me to start wholesaling. And me and him started it together. What's up, Lace? Have you ever heard or tried LeadZolo? I'm a huge fan of LeadZolo, bro. I use LeadZolo Leads. Huge, huge fan of LeadZolo.
Hi, you pretty devil.
In fact, I was just talking with one of the owners today. Me and him are about to— we're considering putting on an event together. I really like Drew Carroll, one of the owners of LeadZolo, is one of my favorite entrepreneurs I've ever met. That guy's the shit. You working out tonight? I worked out this morning. Same here, to be honest. I do flips with my dad. Oh dude, that's awesome, bro. Fuck yeah. Why don't you incorporate cold calling outbound leads? We used to, but it's just you get better economies of scale when you use inbound leads. Doesn't take as much time, effort, or personnel. LeadZoho or Speed To Lead? I think both are great. I personally still use LeadZoho every single day. Yeah, working out in the morning is the way to do it. Wake up, get it out of the way, and you have your whole day in front of you. I used to work out at night and I used to be fucking dead set on it. And then it was when I quit drinking, I made the habit of going in the morning and I'll never go back. Wake up, first thing to do, work out. That's the way to set yourself up for success. Yeah, I just realized we're only at 500 likes, dude. Guys, I love you guys. The best way to support is just by fucking clicking the screen, bro. Just using a little bit of that thumb energy. How do we work together, man? Well, what do you do? What time do you start work? I typically get to the office between 8 and 9. Say I close a deal for $10K, how much should I spend back in the business? As much as you can. Ideally, you'd spend all $10K back because you can turn that $10K into $50K next month. What are you and your dad's roles in the company? We do whatever necessary, bro. We're just owners. So my dad does a lot of like the system work. So everything with building out our CRM, he handles the marketing like as far as running the PPC and talking with our marketing vendors and all the things like that. And I head up the sales as well as all the education stuff that we do. Got any buyers in Salem, New Jersey for a two-family? I'm not sure. Cold call outbound mostly? You have a Facebook group? Gotcha. No, I do not have a Facebook group. That's something I do want to get started though. Who would join a Facebook group of mine if I started one? Who would join that? What's up, Pats Nation? Yeah, it's not— it's showing up Chris now. Make a Discord.
Hang up now.
Discord would be cool. I'm just not sure what I would post about there and like every single day, you know. Alex, I don't really do JV deals, man.
I know.
Goddamn it. I don't really do JV deals. I have just like too many leads of my own, too many deals of my own to work, you know? Peppermint Zins are where it's at. I got some peppermint. Some peppermint over here.
Your call has been forwarded to an automatic voice message system.
We got some peppermint. We're with the gang. No, it's just Zen, Josh.
Your call has been forwarded to an automatic voice message.
You need some art on the brick wall? This isn't— this is a— it's a wallpaper. It's not like actually a brick wall. Start out again by yourself, no experience, in one sentence, how would you make your first? Cold calling. What's your PR bench? 315. Yeah, Dylan, I would just cold call. Don't even need a sentence. Just give me a phrase. Cold call. Do you still bench? I haven't been right now. I'm starting another mini cut today. I'm going to do a mini cut for the next month. So I was eating my maintenance calories, which was like 2700. And now I'm cutting back down to $2,100 for the next 4 weeks.
Hello?
Hello, Henry?
Yeah.
Hey, Henry, my name is Tyson. I was just giving you a call because it looks like you filled out some information on our website about selling a property over on the Hartford Turnpike.
Yeah.
Were you still looking to sell that property, Henry?
Uh, what are you offering?
I'm not sure yet. I would just need to ask you some questions about it, and then we'd be able to get you an offer in the next 20 minutes.
Right now I'm out playing pool. Give me a call tomorrow.
Absolutely. What time tomorrow, Henry?
Uh, I'm Eastern time, and anytime from 8 to 4.
All right, sounds good. We'll speak tomorrow. Yeah, bye.
Bye-bye.
Nice. We've been trying to get a hold of the guy. Okay, so guys, here's an example. This guy has been in our system Hold up, let me see how long. Let me see. This guy's been in our system for 3 months. That was the first time he's answered the phone. I have no idea what the hell he said he was playing. I think pool. What are your numbers since you started wholesaling, if you know them? Raymond, what do you mean? What do you mean numbers? Damn, you're a fast typer. Thank you, dude. It's from growing up playing like fucking computer games. I just got good at typing. I type stupid though, like I don't use my pinkies. I only use like—
accepting messages right now.
Like, if we do a typing test real quick, let's see, let's see if we can do this. Alright, alright, let's see what we got here. 73 words per minute, boys. Book it. 73 words per minute. Let's fucking go. All right, now that's out of the way. Okay, how do you stay so consistent? I'm in sales and it gets hard some days to be consistent. Um, it's just about discipline, bro. I do the shit that I have to do whether I want to do it or or not, you know? So even if I don't feel like doing it, it's just, oh, I have to get this done. So we do it, you know? That's the vibe. Like what profit-wise a month? Like at least $100K a month, Raymond, for the past 2 years. Do you outsource your email marketing? Yes, we don't run any of our marketing campaigns. Somebody runs our Facebook, our, P— PBC or YouTube, all of it. What's your favorite Monaco Lozinski flavor? I don't know, I think spearmint is my favorite right now. All right, can you say the Novation formula again? So it's the as-is price minus 6% minus buyer concessions minus my profit. "What's your thought on getting more leads? I haven't had much lead flow coming, which means $0." Make more cold calls. You'll get more leads, bro. That's the—
Hello?
Hello, Eric?
Yeah.
Hey Eric, this is Tyson. I was giving you a call about the property over on Ripley Street. I saw you filled out some information on our website about possibly wanting to sell it.
Uh, yeah, possibly.
Okay, what would be the deciding factor?
I haven't really thought about it serious enough to give you that answer.
Fair enough. Are you currently living in the property?
I am.
Do you have any idea of where you'd move to if you sold it?
Pardon?
Do you have any idea of where you would move to if you sold it?
Florida.
Yeah? And how long you been thinking about moving to Florida?
Um, well, my family wants me to move there.
That's where they are. Yeah? Family?
I lost my wife to cancer a few years back, so there's not really much holding me here anymore.
Yeah. I'm sorry to hear that. Thanks. So your family's been wanting you to move down there, huh? Yeah. I'm sure the weather in Florida is a bit nicer than it is over in Iowa.
Yeah, I'm not a gambling man, but I would take that bet.
Definitely. But they're not going to have any Casey's Pizza in Florida either.
Well, that's a very small price to pay, my friend.
I say that. I went to Iowa one time for a wedding, and I remember having the Casey's Pizza, like, Everybody was talking about it, the taco pizza.
Yeah, I remember that too. I've never liked the Casey's pizzas, to be honest with you.
Well, I don't think it's like— definitely can't be critically acclaimed, but it is an interesting little novelty.
Everything in Iowa is super high heavy-duty carbs and starches because people work so hard, they have to do that. But also, there's some of the biggest people I've ever seen in my life here in Iowa too.
Yeah, that's funny.
Yeah.
All right, well, I don't know.
So what, what, what's the market value for my place?
Uh, so I'm not sure. I mean, I would just need to get some information about the property itself, and then I could take that information over to my underwriter, and they would let you know how much we could pay for it cash.
Oh, okay. All right, um, well, I'm on the road right now. But, uh, I'll be home in about an hour.
Okay, would you like me to call you back then?
Yeah, go ahead and call me back.
All right, sounds good, Eric. Talk to you soon. All right, bye-bye. Bye-bye. All right, all right, that's what I'm talking about, bro. That's what I'm fucking talking about. Call that cat today. Chat, chat, can you guys remind me to call him in 1 hour? Can I trust you? Are your salespeople still there? Yeah, dude, it's only— it's 2:49 where I'm at. All right, Landon, I know I can trust you, bro. I know I can trust you. Landon's always on the shits. Also, guys, I never used to be the biggest fan of like building rapport, things like that. But as I've grown a little bit older, a little bit wiser, I think it is important to like make jokes and try and find personal connections between people you're on the phone with. And there's a difference. Like, it always needs to be genuine, not fake. Like, I like the Casey's Pizza thing was like a legitimate thing. Like, it was an experience I had in Iowa, so I figured bring it up. And if he's from Iowa, he'll fucking know what I'm talking about, you know? And things like that are good if you can. Now, where it goes wrong is when you hear like dogs barking in the background, you're like, oh, I have dogs too, I love dogs. Like, that doesn't fucking do anything, you know? You mean you learn to scam better? I see right through you. Oh yeah, user 9519622865499. Guys, guys. User 9519622865499 thinks I'm a scammer. What am I gonna do? What am I gonna do? Should I quit? Should I close down shop? Hello, this is Tyson.
Yes, I just received a call from your phone number.
Oh, gotcha, gotcha. Yeah, so I was calling through some people who had filled out some information on my website about selling a property. I got to get yours pulled up here. Did you have a property you were looking to sell?
No.
Oh.
Well then, I don't think I'll be— yeah, thank you, Joseph. Have a good one. Bye-bye. All right, definitely should cry and then quit. I agree, I agree. I don't know what the fuck I'm doing, dude. If User199, whatever the fuck his name was, if he doesn't like what I'm doing, then I'm fucked. User951 is actually Grant Cardone's burner. Yo, you know what's funny? Uh, so my girlfriend's friend from college is like, does a lot of Grant Cardone social media, and she used to go on Grant Cardone's account and go into my lives and shit. So I would see literally Grant Cardone, like his verified account coming to live, and I was like, oh fuck. And then I found out it was just her, and I was like, oh, it's still great that she's there. But I thought it was, I thought it was Uncle G. I was like, shit, making moves. All right. Gonna be homeless in 2 weeks. Fuck, dude, that would be terrible if I somehow became homeless in 2 weeks. Dude, if I became homeless in 2 weeks, I'd be fine. I'd have— I'd be exactly where I am at right now in like 3 months. That's all it would take, guys. If I became homeless, here's what I would do. I would beg for like $5. I would just stand on the side of the street, I'd beg, get $5. I'd take that $5, I'd go into a QT, I'd buy a fucking 24-pack of water, I'd sell them on the side of the street for $1 pop. I'd do that until I had $100 saved up. I'd take that $100, I would get a gym membership at like Planet fucking Fitness, somewhere that has showers. I would use Planet Fitness to work out and shower, and I would continue selling water bottles until I had $500. Once I had $500, I'd buy a phone. I'd keep selling water bottles so I had another $500. I'd buy a list, I'd pull a list, I'd get a fucking batch account, I'd pull a list, I'd start calling that list, I'd get a deal, make $25K, fuckin' start buying leads, like inbound leads. I'd have inbound leads coming in. I'd fuckin' close that, turn that into $100K, boom, I'd be back to where I'm at. All right. As long as there are suckers waiting to be taken advantage of, scammers like Tyson won't be homeless. Listen, bro, I really, I appreciate my, the widespread career you think I have of taking advantage of people. What's up, Spiro? I'm doing great, man. How are you? I'm trying to get like UNGEE. Yeah, me too. No, me too. Do you think you'll be doing— oh, Camo, what's up, bro? Do you think you'll be doing this for 10 more years? I think within the next 5 years I will have this business completely, like, I'll be on to the next thing. It'll still be running. I think I'm gonna scale this up to $15 million a year and then I'll be done with it. I like your new haircut, by the way. Thank you, I appreciate that. Okay, this, uh, this chick's texting. This chick's texting me. She said, I'm looking to sell, condition repairs needed, etc. It's in the Colonies, it's a standalone unit, 2-bedroom, 1.5-bath, deck, carport, fireplace. It's in great condition. The reason is I live in "Morristown, too much trouble renting it out. I'm getting older. I painted the entire inside. Now the HOA wants the outside painted. I'm getting too old to do all the work myself." Okay. "How long will it take to get to $15 mil a year?" I think it'll get to $15 mil a year in the next 5 years. Camo, you're so good at this. "Hardest finance class at Bama?" There's no hard Finance classes at Alabama, bro. Okay, let's go. I can't even remember how to fucking text on here.
Oh, here we go.
Oh man, this is a nightmare. Okay. Do you buy commercial properties? I would wholesale them, yes. I have wholesaled them before. Not what I target though. What are your thoughts on OpenDoor? I get emails from them all the time changing their offer price. OpenDoor, dude, I try and make— OpenDoor is the fucking most brilliant business model ever. I wish that I had thought of it first.
First.
Okay, where the fuck was I at? Totally lost my fucking— my shit, my space in here. Last activity, oldest first, let's go. Do you answer DMs on Instagram? Yes, all of them. Well, not all of them. The only DMs I don't answer are when people like trying to solicit me to buy their shit. I don't know, people are always fucking trying to sell me shit in my DMs. And people who are like, hey, I just turned 18, do you have any advice for me? No, I don't, bro. All the advice I have is I've posted. There's a house in Texas for $25K. I'm sure there's a lot of houses in Texas for $25K.
Your call has been forwarded.
Yes, I would buy it. Well, I wouldn't buy it. I would do a novation on it though. I'd help her sell it. Did you ever use bandit signs? Yes, I did. Back in the day, I was putting out bandit signs.
Please leave your message for—
yeah, Jordan, in the paperwork it says like you are going to get— you're— this is the guaranteed price you're gonna get. Yes, I have wholesaled fire damage properties. In fact, we had a property— listen to this fucking shit, dude— we had a property that burned down after we had it under contract. So we got under contract, the house fucking caught on fire, and we still closed the deal and made money. Damnedest fucking thing. We had a price drop in like fucking $80 grand, but Yeah, pretty crazy stuff. How do you position yourself to a seller? Keep watching, you'll find out.
Hi, this is Amy. I'm not here right now.
What percent of profit are you typically looking for? I'm looking to make at least $22,500 on every single deal. Yes, I am currently— Hello, Sheila?
Hello?
Yeah.
Hey Sheila, this is Tyson. I was just giving you a call because it looks like a couple months ago you had filled out a form on our website about selling a property over in Whittakers.
Yeah.
Were you still looking to sell that property?
Yes, I am.
Awesome. Well, I would just want to take about 5-10 minutes to gather some details about your property and the situation, and at the end of the call, one of two things will happen. One, it fits our company's buy box and we'll have a cash offer for you, or two, it doesn't fit our buying criteria and I'll be able to give you some options that'll better fit your needs. Does that sound fair?
Okay, well, can you call me back in about 30 minutes? I'm driving.
Yeah, absolutely. In 30 minutes.
Alright, okay. I'll do it.
Cool down.
Call her back in 30. Okay. Yes, I did get— I am cycled off TRT right now. It's because I am basically— when you're on TRT, it starts— you're getting exogenous hormones into your blood and then your brain's like, oh, we don't need to make the precursors to what causes your body to make testosterone, and that also causes you to stop making fertile sperm. So right now I'm completely infertile. This happens when people are on TRT for a while. So I'm cycled off of it to get my fertility back up again. Not that I'm planning on having kids anytime soon or anything, it's just I want to know that I can get my fertility back. And then after that's done, we'll get back on the TRT. Um, you called that one guy back, I forgot his name. It's not time for me to call him yet, it's still like 30 minutes. Have you called Dwight today? Well, no, I don't think we're going to bother Dwight today.
Welcome to Verizon Wireless. The number you—
All right. Did you feel it?
Verizon Wireless. The number you dialed.
Yes, TRT absolutely improved my overall life. Did you get gyno when hopping on TRT? No. MC Hammer, it makes a shitload of money.
This is Charles Jones, you've reached my voicemail.
What car do you drive? GLE 53 AMG. Who does your inbound marketing? LeadsConnect.io does our Facebook ads. LeadZolo does our YouTube ads. And then I can't say the name of the guy who does our PPC.
This is Charles Jones.
You've reached my voicemail.
Please—
Charles Jones, don't want to chat today. That's chill. We'll call Donald of Cincinnati. Cincinnati, bro? I don't remember the last time we did a deal in Cincinnati. Oh, this is a property on Gaylord Drive. Let's go.
Hello?
Hello, Donald?
Who's this?
Hey Donald, this is Tyson. I was giving you a call because it looks like a few months ago you filled out a form on our website about selling this property over on Gaylord Drive.
No.
GLE 53 Coupe, yes. Oh, Dawn, dude, I don't know what the fuck Dawn's up to. Should we call her?
Let's call Dawn.
What's your lead generator again? I don't have a generator. I've got different companies I work with.
Your call has been forwarded.
LeadsConnect.io. You can find the link to them in my bio. It says start getting motivated inbound leads now. Um, and lead solo. All right, Don didn't answer. Do you swing?
Your call has been forwarded to an off—
No. If a warm lead doesn't answer, how soon after the first call do you call again? The day after, one week after, or does it just vary? No, I call them several times throughout the day until they answer. If a new lead comes in, we are calling that motherfucker 10, 12 times a day until they answer.
Hello?
Hello, Sandy?
This is?
Hey Sandy, this is Tyson. I was just giving you a call because it looks like a few months ago you had filled out some information on our website about possibly selling a property over on 5th Street.
Tyson, uh, who are you with?
We Buy Homes Cash.
Oh, okay, you threw me off. My insurance on that house is through a Tyson Smith, and I thought, wait, and, and I saw the caller ID was Phoenix, Arizona, and I didn't know what to think because Tyson Smith, the agent, is in Canton, Illinois.
No way!
I think it's pretty well spoken for.
The house is?
I thought I've got a family, uh, working on it right now, getting— yes.
Oh, gotcha. Well, good. I'm glad to hear that it was sold. How funny, the name connection.
It didn't all good. It was broken into a couple weeks ago, and really, they stripped out, uh, wiring and plumbing and cut the lines to the furnace and, and stole things. And, and I had no coverage for stolen items. No, I'm just tickled. They damaged doors all over the place. And so I'm sick over that. But, um, once we get that straight, I think this young couple's gonna buy the home.
So— oh man, well, that's terrible.
I'm really sorry for calling, Tyson.
Absolutely. Sandy, uh, do you—
I just found out about the plumbing a few minutes ago, and I'm just— I've been crying, I'll be honest.
Oh, well, I bet.
Yeah, I knew about the wiring a couple weeks ago, but we just finally got a electrician over there to look, and he found all these other things. So, oh, it's my beloved home. My dad bought her 2 days before I was born, and I'm 7— I'll be 74 in October.
Wow. Yeah, well, that's just— it's really a shame. I'm really sorry to hear that it was broken into.
Yeah, it's a lovely old 17-room home, tennis court and all. It's beautiful. But yeah, to think those punks were in there. Damn. Uh, going through my family's thing that really bothers me.
I bet, I bet.
Tyson, I shouldn't— I'm sorry you caught me in a bad time. Oh my gosh, you must think I'm crazy.
No, ma'am, look, I'm here to lend an ear. I understand. Look, things happen.
Thank you. Let me write down your name and number, and, um, if something doesn't work out, I'll get back to you. Okay, Tyson, and you're with, uh, what?
We Buy Homes Cash.
Yeah, and, um, what's your phone number I could reach you at, Tyson?
Yeah, my phone number is 480-480-400-0270.
This is funny, a friend A guy that's working here in Vermont at the Vermont Bank lives in Las Vegas, and he's also wanting to buy it.
Oh, really?
I hope something will happen, but just don't know when.
Yeah.
Thank you, Tyson.
Thank you, Sandy, for calling.
Have a good one.
You too.
Thank you.
Bye-bye.
Bye-bye. All right, we're abso-fucking-lutely following up with that shit. Definitely a sweet lady. I'm sorry to hear that. That really sucks for her.
Nice.
Okay, how big did you say that house was? She was saying— I, I was a little bit confused about that too. I thought she was saying it was 17 bedrooms, so I think she was talking about something else. Yeah, we'll call her back in 10 days.
Your call has been forwarded to an—
also, I need to change my number real quick because I realized I paused— I paused TikTok when I read it out, but I did not pause YouTube. All right, right on. We're rocking with the new number now. Calling Tyson Smith for my insurance. Well, shit, didn't have good enough coverage for her.
Hello?
Hello, Donald?
Hello?
Hey Donald, this is Tyson. I I was just giving you a call because it looks like a few months ago you'd filled out some information on our website about selling a property.
Yeah, go ahead and lose my number because we're not gonna sell. Okay, thanks a lot for checking on me.
Yeah, yeah, have a good one, Donald. We'll just have to call you back in 90 days. Has anyone ever wholesaled a mansion or estate before? Absolutely, bro. I know a guy who made a quarter million dollars wholesaling a badass fucking property out in Beverly Hills.
Is not a bad—
Uh, Landon, I don't know. It's not like a high amount. It's not like 50% of them or something.
Is not available to take.
Uh, dude, then— so the problem with wholesaling really nice houses, mansions, and whatnot is that there are not many buyers for that kind of product, right? If you want to wholesale something, you need two things. You need the seller who's willing to sell it at a discount, also a buyer who's willing to buy it. Whereas we target like people that are in the middle of the road, like own like median home-priced homes. Because there's a lot of buyers for that kind of property. Whereas with these ultra-luxury houses, there's not a lot of people who flip them. Now they are out there, they do exist, it's very possible to wholesale them. It's just going to be a little bit more nuanced. All right, let's do a quick check-in, see how many dollars I've made today. My goal is at least $140, unless I get 2 more offers or a contract or 3 hours of talk time. Let's see where we're at. So for today, I have made 57 calls. I'm at 0.85 of an hour of talk time. So we definitely have to go. We got a ways to go, boys. We got to go hard. But I've made 2 offers, so I could just make 2 offers instead. We've, we've wholesaled— I think the most expensive was— I've had properties over $1 million under contract, but one we were supposed to wholesale, we're gonna make like 40 G's on it. It was like We had it for like $1,050,000 and we sold it for $1,090,000. But then ended up like the deal fell apart from some title issues. But we made— we got it. We got one property at $620,000 and we sold it or $615,000 or something. We sold it for like $700,000. There you go, Cheeto Man. Cheeto Man, dude, thanks for joining the finance team, bro. Or wait, Cheeto Man, is this— is this, uh, you must be new to the finance team. Welcome, bro.
Wait.
All right guys, I know what we need. Oh, you subbed last Friday? Let's go. Okay, word, word. Well, welcome back in the live, brother. All right guys, we're feeling a little bit sluggish, bro. We are, we are not completely dialed in, so we're gonna get the Zoa running and then we're gonna crank out some push-ups right now. If you guys are watching, take a minute to step aside and bang out 50 push-ups with me. Yeah.
Oh, all right.
Can you guys see? There we go. I need you guys to hold me accountable. Oh, that's what we needed, team. That is what we needed. Oh, all right. Gave up after 30. I'm out of shape. Nah, bro, 30 push-ups, still a lot. I bet most people can't do 5. Half reps. Now I know that's cap, bro. Best part of being the boss is dressing how the fuck you want, dude. I'm, I'm dressed like a bum today, bro. Check this out, check out the fit. It's kind of all time. We got the flip-flops on. I'm just posting up feet pics for the team right now.
All right.
I'm sore from doing 100 push-ups 2 days ago. Bro, 100 push-ups in a row? I'd like to be able to do 100 push-ups in a row. 10 more minutes till it's time to call back the chick that was driving. I actually realized I've got a meeting in 9 minutes, so I'm gonna have to hop off in 9 minutes, but I'll be back on later. Oh, gotcha. 30 over the course of the day. Dude, that's a good way to do it, man. Push-ups are slept on, I think. We're sorry, the number you have All right, who do I need to call back? Let's see, I can't remember. Okay, Sheila. All right, let's go. There was another guy we had to call back too, right?
