Did you know there are these insane companies that will pay you $10,000, $15,000, $20,000 just for finding them rundown houses? In the next 30 seconds, I'm going to teach you exactly how you can find these companies, how you can find them rundown houses, and how the whole process works. So you're going to be getting $10,000 to $20,000 checks in like the next month or two. And this will be a step-by-step guide, so make sure to like and bookmark this video so you can come back to it later. First, you'll need an account on this website that has over 20 million of these companies. Once you log in, all you have to do is search wherever you live or just a big city near you. Select cash buyers. As you can see, there's over 100,000 of them here in Phoenix. Then I like to go to the filters and go down here to cash buyers and sort it by only companies who have purchased properties for cash in the last 12 months. And as you can see, there's over 4,000 of these people, okay? From here, I call them up and I say, hey, looks like you're purchasing properties for cash in Arizona. Are you still interested in doing that? And they're gonna say, yeah. And then just ask them what kind of properties they're looking for. And they'll say things like, oh, we're looking for any 3-bedroom, 2-bath properties built, you know, after 1970, uh, that we can buy at 70% of value. Then here's where the magic comes in. We can search Mesa, Arizona, click this off-market button, go to the filters, go to property characteristics, only look for 3-bedroom, 2-bath houses that were built at least in 1970, and we can use this AI tool to find us the ones that are the most likely to sell for cheap off-market. As you can see, there's 679 of them. The website then gives us all the property's information, including the owner's contact information and the estimated value. So we just call these people up, ask if they're interested in getting a cash offer, and offer them— in this case, if they'll buy it at 70%, we'd offer them, you know, 68%, 65% of value. And if they accept, you send them this contract to buy it. The reason why you use this contract is because, number one, you can just put $100 earnest money deposit here, and that's all the money you have to pay. Okay, so let's say I offered somebody like $400,000 for their house. I put that as the purchase price. I don't have to pay the $400,000. I don't have to have it. Nobody comes and checks. All I need to pay is the $100 earnest money deposit because I have this 15-day inspection period. And during that inspection period, we're going to call up the, the cash buyer and we're going to say, hey, we got a house for you. You want this one, right? So let's say we offer them $400,000. We'd offer it to them for $420,000 or $410,000. And if they accept, you send them this contract, which pretty much allows you to sell your rights to that previous contract to them. Right. Right? So you would just put $410,000, $420,000 here. They deposit the $410,000, $420,000 to the title company's account. The title company will give $400,000 to the original seller, and you get the is profit. And guys, don't worry, because let's say the cash buyer changes their mind. On the original contract, we have in here this inspection period that allows us to cancel the contract for any reason. So there's no risk in doing this, guys. I have done this legitimately hundreds of times in over half the different states in the US. So if you want to learn more about how to do this, just shoot me a follow.
