SELLING DEALS LIVE | WHOLESALING REAL ESTATE

In this live YouTube stream, Tyson Smith walks viewers through the process of marketing and attempting to sell a distressed investment property at 306 Highland Drive in Waynesville, Missouri. The property is listed on the MLS for $74,000, with a target acquisition price around $40‑$50K based on investor feedback. Tyson conducts a series of cold‑calls to local realtors (Mary, Kayla, Charlie, Michael, etc.), gathers market intel (e.g., neighbor’s semi‑truck parking, potential road project), and negotiates potential buyer commissions (offering 3‑4% to agents). He demonstrates how to log verbal offers in the buyers app, explains his underwriting methodology (ARV, repair costs, selling costs, holding costs) and derives a Maximum Allowable Offer (MAO) using a 56‑60% of ARV rule, contrasting traditional wholesale deals with his “Novation V2” structure that allows conventional financing. Throughout the session Tyson engages the live audience with polls (lunch choices), social‑media cross‑promotion (TikTok, Snapchat), mindset coaching (cold‑calling as relationship‑building), and occasional banter. The stream serves both as a real‑time deal‑making demonstration and an instructional showcase of his real‑estate investing workflow.

Does my girlfriend need to be attractive for mentorship? Yes. Okay. All right, let's call this realtor again. So I've got a deal. Alright, I got a deal in Waynesville, Missouri that we're trying to sell. So, we have it at $60 grand. I'm going to be calling realtors around the area to see if they have any buyers who might be interested at somewhere around $74. It'd make us about $10 grand after fees and everything. First realtor I called, let's see, her name is Mary. She didn't answer her phone. No surprises there. It says calling, but I'm not hearing any rings.
Hello?
Hello, Mary? Yes. Hey Mary, my name is Tyson. I was just looking at this listing you have over on Main Street in Waynesville.
Uh-huh.
So the reason I was calling is 'cause I actually just listed a similar type of property across the street. Mine's over on Highland Drive.
Uh-huh.
And it's kind of a similar type property, something that like an investor would be looking for. And I was just wondering if maybe you had had any any like action on that property that maybe didn't work out, and maybe you had a buyer who might be interested in taking a look at ours.
Um, you know, I don't. Um, I've got somebody writing on that property.
Oh really?
Yeah, but I don't. Um, which house is yours on Highland?
It's 306 Highland Drive.
That property sounds familiar. Who's the owner on that one?
Um, the owner's name, her name is Charlene Pendleton. What's that?
Well, I mean, is it Pendleton?
No.
Um, oh gosh, it used to be Pendleton. Um, and that's up off of Collier, isn't it?
Um, I'm not— let's see here.
Dire, it's off of Dire Street.
Yeah, off Dire.
It's just, I know the property really, really well because I manage it. Rental for a long time.
Oh, no kidding?
I mean, no, no kidding at all. I will tell you the problem on that property, and I've tried to sell it before myself, is that the, the neighbor at the very first of the street on the right-hand side, the, um, she's an attorney, I forget what he does, education, the, the yellow house, uh, the one on the right, so she kept it on the right, very first one.
Oh, gotcha.
Okay, has bought land around it, has customized and trucks parked different places because you can't—
oh, no kidding—
around it.
No kidding.
And that there actually is a road that's projected to go through that area. Now whether they do it or not, I do not know. It'd be a city road, uh, and they haven't done it yet, so they may not do it because it's an older street. Um, that's the problem anyway.
Well, that makes sense, you know. So I'm an investor and we're actually, you know, we're helping Charlene sell this place And I was originally looking at buying it, but at the price she was asking, it wasn't going to work for me. You telling me that, I'm really glad I didn't.
But no, no, because I am certainly— I'm an investor, several, and I've been in the business 30+ years, and I always pick up good ones that I think could very return either to flip it or to just rent it for 100 years. Yeah, and that wouldn't work for me.
Well, do you have a— do you have a price that it would work for you at?
I told her I priced her at $40,000.
At $40,000?
And she, she just got sick of that price. I said, I totally understand. I said, things around it have changed.
It's not—
it's—
you've got other people around you that have land that are using it for other things, and $40,000 is pretty decent. Yeah, market's gone up a little bit, maybe go $50,000. But I don't know what she's priced at, but I'm sure it's too high.
You know what, that's, that's actually hilarious. Um, I'm looking right now, and the offer I made her was $38,000.
Well, there you go. Well, we both have the same eye.
Well, um, look, I'm, I'm not sure how she's going to be. Um, right now, um, it's marketed for $74,000. Um, in a world where I could get her to come down to $40,000, do you think you would still be interested?
I think you would have a portability with me. Mhm. Okay.
Mhm.
I think you could do it for that. Please keep my name out of it, cuz I know the family, I've known the family for 100 years.
Okay.
And I don't want anything negative.
Totally, totally get that. I won't tell her that, but I will just let her know because I've been keeping her updated on what's going on and we just haven't gotten any action. And so I'll just let her know like, hey, you know, this is what we got. So, you know, what would you like to do here?
Okay, well, you're free to call me anytime.
I don't mind.
Okay.
Well, hey, I really appreciate your help. Thank you so much. You're welcome, honey.
Talk to you soon.
All right, thank you, Mary. Have a good one. Bye-bye. Okay, so that's, uh, huge. That gives us a very interesting, uh— hey, Doggo! So that gives us a really good idea. So we have it at $60. It's currently listed for 74, no action. We had it at 78, no action. Price dropped it. 74, haven't seen anything. All right, you selling penny stocks? 40K for house? Yeah, bro, it's in Waynesville, Missouri. What is that, a cardboard box? Not really, it's a full-blown house. Um, for those who are watching on YouTube, I'll show you the house right now. If you guys want to see my screen, what I'm looking at, I'm live on YouTube as well. This is the house. So it's, it's definitely not in great shape. Popcorn ceilings, old carpet, flooring needs to be redone. Kitchen is really bad. It's like a mobile home kind of cabinets and whatnot. It's livable. Somebody could live here. It's just not the best place. But either way, it's just that because I got an offer, now it's like I can say say something to the seller. I can be like, hey, look, here's the feedback we got. Apparently all those semi-trucks out there, that's no bueno. Look, I got an area, this is somebody who knows the area very well and they said that they'd have to be at $40 grand. So what do you think about that? We'll see. However, we're also not going to just give up. I'm going to call some other people. Where's the bulldog? Bulldog's at home, brother. Do you ever use the tax delinquency list to find leads? Yeah, I used to, Gentile, back when I was cold calling. I need to have my actual dispo guy come tell me the protocol of me getting a verbal offer, how I need to enter it in the system and everything, because I just haven't ever done this. Um, okay, why you Won't you have to get it less than 40 to make money?
Yeah, Paul.
So I'm just going to like let her know, like basically we're going to have to have a conversation, a price drop conversation with her. Hey, so when I get a verbal offer, like basically I talked to a realtor across the street from Charlene who's like, hey, yeah, I've actually tried to fucking buy that house before. Um, and she was like, I'd buy it for 40 grand, which is obviously like less than half of what we have it at. But, uh, do I input that? Does that count as an offer or Yeah. Okay, so how do I go through and do that?
You would add the realtor into the buyers.
Is that the first step? So I need to go to the buyers app first?
Yeah, buyers app. Yep, add realtor info.
Okay. Yeah, uh, she actually knew. Yo, who is that? Cios, thank you for subscribing, dude. Um, what is it? Mary, company name, I don't know. Yeah, it's funny, this— she like actually just like, no, like she knew the exact house. She's like, oh yeah, I know her. Like, damn, like that, huh? All right, I, I don't know what should I do for stats.
You're sober, they're so active.
Yeah.
Um, and then it's the closest thing to the closest biggest market to Waynesville, which would be probably St.
Louis. Um, yeah, St. Louis or Springfield maybe.
Yeah, either one works.
Well, should I just type in St. Louis?
I would do—
okay.
Um, it was a realtor you spoke with, so down at the, um, you type in like the property that, uh, they're interested in.
306.
Can I do that?
Okay.
Oh yeah. And then hit save. And then you go into, uh, below that little showing section, there's the offer section.
You need to save the buyer, right?
Okay.
Yeah, so in that offer section, that's where you type in the offer, and then it'll automatically, uh, submit offer.
Yes.
Well, you have to, you have to type in the property in there. Yeah. And then yeah, you hit yes and it'll automatically—
so now would you just call— when I call this in, just like, hey, here's the deal. Well, I'm gonna call a couple more realtors and see what happens, but if I don't get anything better, I'm just gonna call her and be like, yo, um, yeah, you would just call her, give her the update.
This is where—
yeah, we had a really big investor in the area look, and here's what they said. She told me— she gave me some good info. She was like, dude, you The fucking first owner on the left, yellow house over there, owns all that fucking land. Parks a bunch of semi-trucks and shit out there. Like, I've tried to sell that house before. I've tried to buy it.
Like, yeah, yeah, you just let her know that and see if we can—
all right, see what we can do.
Just gotta drop her fucking to 30K, 25K. Can make that happen. We've closed bigger gaps than that.
Absolutely.
All right, thank you, bro.
Good to see you, dude.
Oh my God, guys, I think Dennis and Linda's house may close today. That transaction has almost blown up a million times, but, uh What website do you use for looking up deals? Zillow, bro. You look for investment properties? I don't. I find them for other people. Miguel, I'm glad you switched from TikTok to YouTube. It's way better, right? What's up, Corbin? I'm glad you switched as well. Uh, the YouTube, it's just better because you get— you guys can see what the fuck I'm doing here, right? Let me, let me show you guys the house again real quick. Here we are. She's not a pretty thing. Pictures are really bad as well.
Look at this fucking—
just, you know, what the fuck is this, bro? Why she got like fucking half a head of a mannequin over here? He won't close this deal, bro. I bet you bet the underdog. What a lame perspective. Okay, we got one offer. Let's call some more people. Let's see, see who's listing some stuff. I'm trying to see if I can find a name that's like Here, this is perfect. Let's call this one. She's listed. All right, do you buy PPC ads or have your own campaigns? I have my own campaigns, Jared. So you just hold—

Our office—
please hold a moment.
Did anyone get a hold of Dennis or Linda?
I haven't. Okay, they didn't answer. Um, yo, what's up Draco? Uh, Corbin, you guys are logging offers now? What do you mean, bro? We track every single offer our properties get for sure. Eat that chicken Caesar salad today? No, but I had a chicken Caesar, uh, wrap last night for dinner. It was fucking insanely dank. Okay, let's try here. I actually need to— instead of calling this number, I'm just going to search. What is it? Kayla Kim Jade Realty. And you get this phone number out here though. Get out of here. Oh, wait, here.
Okay.
We got contact info. Yep, let's go. All right, Kayla.
Hello?
Hello, Kayla?
Yes.
Hey Kayla, my name is Tyson Smith. I'm an investor and I was just looking at your listing over on Elliott Drive, the duplex that's pending.
Mm-hmm.
I have a similar type investment property just like across the street from yours and I was just calling to see if you maybe had a buyer who might be interested in taking a look at it. You know, we'd be more than happy to pay you a commission for bringing a buyer for our deal.
So are you a realtor?
No, no, I'm an investor, but I'm helping the owner of this property list the property. Like, I'm her attorney-in-fact.
Actually, we are the counters for the area, so I will call you back if my seller is interested.
I'm sorry, what's that?
Actually, we have some a lot of offers on our table, so we are working on it. So we do that for, uh, the investment now.
No, I, I'm, I'm not looking to make an offer on your property. I was calling to see if you maybe had any buyers who might be interested in making an offer on my property, if you brought them to them.
Yeah, yeah. Uh, okay, so what's your property address?
It's 306 Highland Drive, Waynesville, Missouri.
Okay, 306. Okay, let me bring it up.
Yo, Reed, thank you for subscribing. Aaron, I'll get to your question after this call. And Corbin, I've got no idea what she's talking about.
But it's not on the market, is that correct?
No, no, it's listed. Were you able to pull up the listing?
Yeah, I'm trying, but I cannot see Just give me a second, please.
No problem.
Oh, I'm sorry, you said 306 Highland Drive, Winston, is that correct?
Yes.
Okay, uh, I will look at it and then I'm going to call you back. Okay, okay, okay, thank you.
Awesome. Hey, thank you, thank you, I appreciate it.
Okay, bye-bye.
What the fuck? Okay, um, Aaron. So Aaron asks, uh, about our MAO formula. So Aaron, let me show you. I think that if you look at my calculator, it'll be helpful for, for you to see what's going on here. I was— my wholesale calculator. So Fuck, did I just do? So with calculating ARV, what you're talking about, ARV, 70% of ARV minus repairs minus assignment fees, is like a super ballpark way to do it. It's not a very accurate way. The way we do it is by taking the ARV, subtracting the selling costs. So we're always looking at this through the lens of the buyer, the person we're going to sell the deal to. So let's say that the deal is, a $300,000 ARV. So entirely fixed up, it's going to be worth $300K. When they sell that property, they're going to sell it on the market with an agent, and typically their selling costs are going to be about 8%. This is paying realtor fees, closing costs, buyer concessions, everything like that. After that, they're also going to have to pay closing costs when they buy the deal from us, because obviously buyer is going to pay all closing costs. Everybody knows that wholesalers offer that, but that's going to be a fee that'll end up being passed on to the buyers. So we make sure to underwrite that for as well. One thing you'll notice is with my underwriting here, I am overestimating. 8% is probably higher. They probably have agents that they have relationships with who list their deals on a routine basis and don't charge them as much. Um, also closing costs probably aren't going to be $3,500, but we just rather overestimate and be more conservative on these numbers. Next is going to be the repair costs, right? They're obviously going to have to spend some money rehabbing the property. And that's where we got our repair costs here. So let's just say that it's a 1,600 square foot property. We're only doing a floors, paint, cabinet remodel. Should cost us about $40 grand. So we back that price out as well. Next is the investor profit. So this is— and then also our holding costs. So when the hard— when the flipper is buying this property, they're not actually using cash. More than likely they're going to use a hard money loan. They're going to be paying carrying costs, right? They have to make monthly interest payments. We're accounting for that as well. So we're accounting for 4 months of those interest payments because it should take about 4 minutes to flip the house, get the house sold. So we back out all of that number and that gives us our dispo price, right? So our dispo price on this $300,000 house in this make-believe scenario will be $187,000, right? And then from there we back out our wholesale fee. So we know that we want to make at least $20,000 on every single wholesale deal. So we need to be offering the seller at the most $167,000. Now like I said, all of our numbers are going to be a little bit overinflated. That's all on purpose. So if we offered them $167,000 and they said, well hey, we'll only do it for $175,000, obviously we're still going to take that deal. But that is how we're calculating MAO. Ben, dude, the gym was amazing this morning. Guys, if you guys aren't following me on Snapchat, you guys should go check me out on Snapchat, @TysonSmithREI, same as my TikTok. TikTok name. Um, I'd be posting like pretty much my entire fucking day on there. Speaking of which, I'm gonna make a Snapchat right now. All right, that was about 56 to 58% of ARV. It's actually 60, 56% of ARV on the dot. Yes, um, that's about what we're offering right now. That's about what is necessary in this market the way the buyers are, are going. That's why we're not really doing too many Wholesale deals, we're, all my underwriting is down here in the Novation table, bro. Like we're running pretty much everything as Novations, which allow us to pay a lot more. So for instance, on this $300,000 house, let's say without any repairs it's worth, let's say what, $250,000. Let's say it's worth, it's a $250,000 house. With that, we're going to account for 6% selling costs because we're going to list it with a flat fee broker, but we're still going to have to pay closing costs. We still got to pay our buyer's agent who brings us the buyer. Repair cost as is, let's say it's just $10,000, right? We just account for $10,000 in like buyer concessions when we're selling it. You know, maybe for somebody to clean it out or they need to do something, whatever. Now all of a sudden we can offer, oh, and then we want to make, let's see, we're always shooting to make $20 grand on, or I'm sorry, $22,500 on an Ovation deal. So we would be able to offer that same person $202,000 for their property as an Ovation offer, right? That is fucking $33,000 more than we can offer on a wholesale deal. This is why we're kicking every single other wholesaler's ass right now. All right, back to what we were doing. So we called Miss Kim. Let's see if there's any other realtors that we might— okay, this guy, let's call him for sure. Mr.
Woo.
Alright, my man's got no reviews. Alright, what is that, an innovation deal? An innovation deal? I've got plenty of YouTube videos explaining exactly what it is. Brother. I'd go watch him. Cass, why are you calling agents? Because I'm trying to sell my deals right now. Well, I'm trying to sell a deal. Your call has been forwarded. Dude, Aaron, Dennis and Linda literally are supposed to close right now. That was supposed to close months ago. It's been the biggest pain in the ass deal of all time, and I think if it does close, we're only going to make like 6 grand or something like that. It's been the most biggest fucking waste of time ever. All right, dude didn't answer. We'll call him again. What's up, Tristan? Yes, Honeybee Marie, they are the ones that were fighting the whole time.
Hello, this is Charlie.
Hey Charlie, this is Tyson. I was just looking at— I'm calling around some of the other listings around my listing and I see that you have a very similar property to what I have that's pending. I'm talking about the property you have listed over on Hope Avenue. Okay, I see that that's kind of like an investor special, right?
Yep.
So I have a similar property, it's just down 17, or I'm sorry, it looks like that's a 44 south a little bit. Um, it's over on 306 Highland Drive, and I was just calling around to see if maybe you had somebody who looked at your property, maybe an investor who might be interested in looking at this one as well.
Uh, what was the approximate address, location?
Uh, it's just down the road. It's like 3 minutes from where yours is. I can give you the full address if you'd like it right now.
Okay, you're trying to see if that person would be interested in your property?
I was just trying to see if you had any buyers who might be interested in making an offer, you know? We got a 3% buyer's agency fee, so we'd be more than happy to pay you if you had somebody who wanted to make an offer.
Um, I do. Um, are you here locally?
No, I'm not.
Are you wholesaling?
No, I'm not wholesaling, but we do have like a, uh, like it's listed on the market. We, uh, we have an attorney in fact with the seller, and, uh, we are marketing our equitable interest in it though.
Yeah, what, how old is the house and what shape is it in?
It was built in 1955. What's that?
The last part was what price point were you guys looking for?
So we currently have it listed at $74,000. It's a '55 house. As far as structural issues, none that we're aware of. You can see from the pictures though, it definitely could use an interior remodel and probably some freshening up on the outside as well. However, I mean, from what I'm seeing, like, somebody is living there. Like, you know, it is possible that you could do a quick clean out and have this turn around and rent it as well.
Okay, um, see, you're the listing agent?
No, I'm not the listing agent. I am the attorney in facto.
Okay, to help the homeowner sell it?
Yes, sir.
Is that the renter in there? Is that the homeowner?
It would be the owner.
Okay.
How many pets do they have in there?
Pets? Great question. Um, let me see if I have that information. Uh, off the top of my head, I don't think so. Um, but let me double-check and see if we have that. Um, yeah, I don't know. That's something I could, I could find out for you.
Okay. Um, how long has this house been on the market?
39 days.
Okay, so I probably haven't seen it. I've seen all that. Okay, okay.
Uh, okay.
Can I get back to you?
I'm about to get back into work.
Absolutely. Okay, I already have my number. All right, hey, I'll call you if my person is interested.
And, uh, can I book a showing on MLS, or is this, uh, not on MLS?
Yeah, no, I'd prefer you call me.
Okay.
All right, awesome. Well, hey, thank you so much, Charlie. I really appreciate you taking a look.
Okay, yep. Uh, I'll text you if anything, or I'll try to call you. Alrighty.
Sounds good, thank you.
Thank you, bye-bye.
Bye-bye. This is how we get deals done, babies. You don't understand, bro. People think you just list your shit on the MLS and that's it. No, no, no, no, no. You got to go out there, you got to virtually shake some hands. I'm going to input Input him into the thing so I can keep track of him and make sure that I can, uh, I can give him a call and check in in like a day or two if he hasn't gotten back to me.
What?
All right, he's going to cut you out of the middle. The property's listed, bro. He can't. Aren't we doing wholesaling, Corbin? No, dude, this is a novation. It's different than wholesaling. If it was wholesaling, I wouldn't only be able to sell it to a cash buyer. I can sell this to somebody with a conventional loan, brother. All right, what stops him from doing it on its own? Again, bro, the property is listed. If he brings a buyer, we have to get paid. What's up, Randy? How you doing, dude? Guys, I just realized, I just realized something massive. It is noon. It just— the clock just struck 12 PM. You guys know what that means? Two things. Number one, it means now it is noon. Second thing it means is that it's time for me to order food, which means we have a very big decision, guys. Are we gonna get Chick-fil-A? Are we gonna get Chipotle? Or are we gonna get a chicken teriyaki bowl? I'm gonna put up a poll right now. I need all of you guys to vote. I need all of you guys to vote in this poll I'm about to make. Give me a sec, I need to learn how to do this. Here we go. Wait, wait, what is it? Here we go.
Here we go.
Question: lunch? Question mark. Option number 1, Chick-fil-A. Option number 2, Chipotle. Option number 3, Chicken teriyaki bowl. All right, I need everybody to go vote right now. Corbin, you're thinking the bowl? I don't know what I'm thinking, bro. I need you guys' help. I need you guys' help for real. Taco Bell? What the Fuck, dude, trying to get big ass biceps, not a big ass fucking belly, dude. I can't be eating Taco Bell. Chipotle, bro. I mean, yo, dude, look, I think all three are gonna be great options. I think all of them are gonna be great options. We're getting a lot of Chick-fil-A I'm seeing in the TikTok comments, which it makes sense, dude. Look, I can fuck with a grilled chicken sandwich. Like, I'm, you know, I could do that. Burrito, bro, no, I can't be eating a burrito. That's way too heavy for lunch, dog. I just need some like, you know, something. All right, hey, I need a water check on everybody. How much water have you guys drank today? This is, I'm slacking. I've drank, I think I haven't even drank all of this. I haven't even drank half a liter yet.
This is bad.
Okay, Chick-fil-A. Wow, tight race. Tight race, but Chick-fil-A wins, dude. Chipotle almost coming. This was a really tight race. 0.84% voted for Chick-fil-A, 34.21% for Chipotle, and 28.95% for, uh, Chicken Teriyaki. All right, that's crazy, dude. The bowls— look, they're all gonna be within like 600 calories. They're all gonna be 600 calories no matter what I get. Check this out, let's go to Uber Eats right now. Deliver. I need to change it. Currently got my home address, we can change to the office address. Okay, it seems like you guys are killing the water, the, the water consumption. You guys are whooping my ass in that, so I'm really proud of all of you guys. Excellent job, Tanner, Cass, you're killing it. Get a fade. I need to get my hair— I need to get another haircut, you're right. All right, check this out everybody, Chick-fil-A. Here's where we're gonna go. Here's where we're gonna go. Here's where we're running. Grilled chicken sandwich. Now here's the key. Look, guys, here's the key. Look at that fucking bun. That is disgusting, bro. What the fuck? Dude, look at this. What? Dude, no. That literally looks like sand at the beach. So here's what we do. We sub the white bun, unbuttered, bro. That's what we do. Dude, the multigrain brioche? Absolutely not. We don't fucking want that. We get the white bun, unbuttered. Now check this out. We need to add it. We need to add. So we get 2 of those sandwiches. 2 of those sandwiches, guys.
All right.
No, we don't add the chocolate fudge brownie or the fries. They look dank, but we just don't do that. All right. Check it out. $24.33. And we got lunch coming en route to me right here. Don't even have to get out of my chair. This is the best time to be alive ever, and we are fucking stoked. All right, you'd rather eat a jean jack? Oh my God, I was— Meredith, I literally saw that and I was like, I was about to freak out that somebody else just used that, that fucking hyperbole. And it's not like without dipping sauce, Meredith. I'm putting hot sauce on it. Bat in the cave. You say I've got a bug? I don't think I do. Did I just like blow it out though? Yeah, Ashton, dude, batch leads is definitely where you want to start out as a new wholesaler for sure. The teriyaki will have less sauce with less sugar and sodium. Dude, I don't know about that. They're all going to be very high in sodium anyway. And it doesn't matter, bro. I just eat a high sodium diet, so it's all good. It's all good. All right, are you doing wholesale calls? Yeah, Francesco, bro, I'm trying to sell a deal right now, so I'm calling around all the other shitholes in the area that are listed, and I'm like, yo, tell me what's up. All right, I need to call this, this, this Michael Salazar cat. He has quite a bit of listings, it seems. Army veteran, let's go. Okay, yeah, this looks like to be the guy. Let's see what's up with him. Let's see what's up with this guy and see if maybe he's got a buyer for us. Just had 4 deals in March, best month for me. Dude, Danny, you should be really proud of yourself, man. That's fucking amazing. Congratulations, dude.
Keep it up.
Hello? Hey, Michael, this is Tyson. Sounds like you're watching the Trump thing right now. How's that going?
It's alright.
Alright. Hey, Mike, so I was calling because it looks like you have several listings around a property that I'm looking to sell right now. It's over in Waynesville, Missouri.
Okay.
So I got this deal, I'm helping this lady sell the property. We currently got it listed right now for $74K. It's kind of a little bit of an investor special. Little 2-bedroom, 1-bath, 1,100 square feet. And I just noticed that you had a ton of listings in the market, so it seemed like you'd be the guy to talk to. I was wondering if you maybe knew any investors or any other potential buyers who may want to come take a look at this this place.
Um, I mean, I can— is it— so how is it being listed? Is it on— is it through the MLS? Is it a for sale by owner?
Yeah, it's, it's, it's listed, it's listed on the MLS.
Okay.
Um, and who is the, who is the agency that's listed?
We got it listed with a flat fee broker. We're really the one that's like handling the transaction though.
Sure.
Okay, no worries. Um, So yeah, I mean, obviously people are always looking. Um, if one— I mean, if you send— just send me some details on it. Um, just like send me the MLS number.
Okay.
And I will, I will see if there's anybody in the area that, uh— I mean, everybody's always looking for investment opportunities.
So excellent.
Just, yeah, just shoot it my way and I'll take a look at it. And if I See something, um, if I know somebody that is specifically asking or in passing, and I'll just throw it their way.
Awesome, Michael. Hey man, I really appreciate it. I'll go ahead and shoot this information over to you. Um, and I do want to know, we have it listed as a 3% buyer's agency fee, but, uh, we're really trying to get this property moved. And so, uh, if you're able to bring us somebody, we'd actually bump that up to a 4% for you. Awesome. Well, hey, thank you, Michael, dude. I really appreciate it. I'll text you over that MLS number now.
Thank you.
All right, bye-bye. Were you nervous cold calling when you started out? Fuck yeah, bro. What the fuck? Of course I was nervous. I sounded like shit too. The reason I added the 4% thing is because it sounded like the way he was going with that is he wasn't going to do fucking shit with this property. He wasn't going to send it to anybody. It was just if somebody came up and was like, hey, I'm looking to buy an investment property, maybe mention it or be like, hey, I think I heard of something. But he wasn't actually gonna do anything. So that's why I added in like the 1%, maybe a little sweetener, maybe, maybe might get him to kickstart and fucking taking some action, getting this shit sold for your boy.
All right.
Alright, texted him that property's address, the MLS number, and I'm just saying, hey again, my name is Tyson, let me know if you have any questions about the property or would like to schedule a showing. Look at that, bro, we're typing without fucking even looking at my shit. Alright, gotta look at myself in the mirror, that shit's hard. Let's go, I love that, bro. Danny, have one listing still, acre lake lot, need a buyer, $165K. Dude, that's awesome, Danny. Keep that shit up, man. If you're selling for sale by owner, how much would you pay a realtor for being a buyer? I mean, number one, I would just never list something for sale by owner. But I would just pay them their fucking 3% or whatever. Corbin, look dude, you gotta change your mindset. I hate when people are like, cold calling sucks, cold calling blows, it's just something you have to do, da da da da. Dude, if your words are powerful, if you keep repeating that, then cold calling is absolutely gonna suck. I treat it as something that's fun. It's a game. I'm out here meeting people, bro. I'm calling Michael, who knows, bro, he's listening to the Trump thing. I don't know, bro, maybe we'll build a personal connection. We didn't, but look, dude, I just, I like meeting people. So when I shift my thing of like, oh, I'm cold calling, it's boring, this fucking sucks. I just think of it as, bro, I'm just meeting more people. I'm just making more relationships. I'm making more friends, dude. And then when you shift that in your mind, it starts to become a lot more fun. You kind of look like Steve Will Do It from Nelk. Dude, that's crazy that you say that, man. I actually get that quite a bit, but I really don't see it. You know, I'm a fan of those Nelk Boys. I've never really watched their stuff, but I've seen, I've seen the Steve Will Do It. I've seen some of his clips of him talking, and you know what, he seems like, he seems like a swell guy. And I also like that, uh, what's his name? What's the main guy over at Nelk? What's his name? I can't remember his name. Kyle.
Kyle.
Kyle Forgard or something like that, dude. I was listening to him on Theo Vaughn's podcast and I really— now look, like I said, I never watched the Nelk Boys or anything like that, but I was listening to Kyle on Theo Vaughn's podcast and I really liked him. It gave me a whole new perspective, dude. He seems like a sharp kid. Corbin, you're absolutely right, bro. Having a quota can make things stressful, bro. Especially when it comes to sales jobs, you know? But that's the thing is that if you're working at a high-quality organization, there's a reason why they have quotas and everything like that. It's because they want to push you to be the best. And to do that, setting deadlines on people will help them. There's something called Parkinson's Law, right? And that's like, We're going to maximize consumption, meaning if we have a week to do something, we're going to take that whole week to do it. Whereas if we only have a day to do it, we're going to take that day and we're going to be able to finish the same amount of thing. I kind of believe that that really ties into having quotas and things like that where if you put a deadline on somebody, it's going to make them perform their best. It's just goal setting. Theo Von, a clown. I mean, yeah, dude, he is hilarious for real. They're actually great businessmen. Yeah, dude, that's what it seems like. I feel like a lot of people don't take them seriously just because of the kind of content they've made and stuff. But dude, I wouldn't be surprised if they end up cashing out of their beverage company for quite a large check. Are you a realtor, Samuel? No, I'm not. What's your opinion on working as an ISA? I think it's a great way to get some exposure, get some leads that you don't have to pay for, kind of cut your teeth, get the marbles out of your mouth, learn how to cold call. So I'm not against it.
All right, all right.
Okay, let's make one more call. Oh, same girl. Let's call one more realtor out here if we can. I feel like we— yeah, we talked to her. That's the same fucking listing. Talk to them. Who's this? This is someone new. Lisa. Let's call Lisa and then we'll move on to a new property. All right. Dallas-Fort Worth area is getting bigger. Any chance you will head down this way soon? Dude, I was— I went to Dallas-Fort Worth maybe 4 or 5 times last year. I wouldn't want to move there though. Why wouldn't you sell a house for sale by owner? Because, dude, here's the thing, man. Same reason that I don't think I'm a fucking dentist and I don't work on my own teeth. I'm gonna leave that shit to the professionals, bro. I'm gonna leave it to the realtors. Like, look, even though I'm a fucking big dog, I'm selling a lot of houses, the houses I'm selling, and my specialty is selling investment-type properties. When it comes to me selling my own house, I need a specialist in selling nice properties to go there and give me the best price, do the negotiating for me, bro. I'm gonna let the experts do their job, and I'm not gonna pretend like I can do it for them. Are you still in RJ's group? No, dude, I'm not. Is Wi-Fi messed up for others? I mean, my Wi-Fi is pumping, bro. All right, do you think Austin, Texas will hold value for the next 20, 30 years? I don't know, dude. I, I don't think I'm qualified to speak on macroeconomic trends like that. In my best opinion, maybe. I mean, here's the thing, is it's in Texas, it's a major metro area, there's a lot of investment going in there, so My idea would be yes, but I don't fucking know what's gonna happen, bro. What happens when Texas fucking secedes from the United States and whatever? Like, dude, 20, 30 years is a long time, man. A lot of shit can happen in 20, 30 years. Some investment properties are for sale by owner. Yes, some of them are. But either way, listen, dude, I— you can look at all of the trends, everything. The properties that sell for the most amount of money are listed on the MLS with a realtor. It's how it is. Like, do you wholesale? Yes, I, yes. I do a different kind of wholesaling though. Wholesaling is a strategy that I think used to work really well, but now I've kind of changed it up. I put my own little spice on it and I made it way better. I call it Wholesaling V2. Guys, dude, I can't believe that we passed over fucking, I can't believe we passed over 40,000 followers on TikTok. That's crazy to me, bro. There are some like stadiums that don't fit 40,000 people in it. Nuts. So hey, for all of you guys who do follow, I appreciate you guys. You guys are the shit. Thank you. Um, have you heard of Katz Real Estate? No, I have not. Of all the courses you've invested in, which one is the best value? My own, REI Takeover. The best value is the one that I currently fucking promote. What's your most used credit card? My personal is an Amex Platinum, and for business, I've got a couple Chase Sapphires. But I don't really know a lot on credit cards or that. Again, that's not my area of expertise. Okay, I forgot, we're calling. This Lisa chick. All right, she's got several phone numbers up in here, so let's just call them all. Does the seller know you listed on the MLS? Yes.
Hello, this is Lee Ellis with NextHome Team Ellis. I'm unfortunately away from my phone. Please leave me a message and I'll get back to you as soon as possible.
Bruv, answer your phone. Call you again.
Hello, this is Lisa Ellis's assistant.
How may I help you?
Hi, Lisa Ellis's assistant. Um, my name is Tyson and I was calling. I wanted to talk to Lisa. I saw she has a property listed that's kind of near a property that I'm looking to sell. And I just wanted to get to know her and see if maybe, uh, you know, she had maybe a buyer that was interested in my property, or maybe if I had somebody that might be interested in any of her properties.
Okay, um, right now she's not near her phone, she's in a meeting, but I can have her call you back whenever she gets out of that, if that's okay.
You know, that would be amazing, I'd appreciate that.
And your name was Tyson?
Yes, Tyson Smith.
Okay, all right, I'll have her call you back. Where was the property located at?
Um, the property that I'm looking at selling and also that I see her listing is in Waynesville, Missouri.
Which one?
She's got a couple.
Uh, the one— hers is 505 Pine.
Oh, okay.
All right.
Yep, I know a little bit about that one, but yeah, I will let Lisa know that you are interested in possibly seeing about maybe selling it, um, or finding a buyer or something like that.
No, I would let her know that— let her know that I just have a similar type property that she might have a buyer for. And I just wanted to see if, you know, maybe she'd be interested in showing somebody it.
Okay, alright, I will let her know once she gets out of her meeting, okay?
Alright, I appreciate it, thank you so much.
No problem.
Bye-bye.
Bye-bye.
Guys, estimated arrival time for my Chick-fil-A: 12:35. Okay, your dialer not working?
What do you mean?
My dialer is working fine. Uh, want to send me money? No, dude, I don't. What the hell? Why would I want to do that? All right, so we've talked to 1, 2, 3, 4 we've talked to 4 agents in there. We actually talked to 5 agents. We've talked to 5 agents in the area on this property. Now look, the way I'm gonna do this, guys, for those of you guys who are watching on YouTube, is I'm just gonna keep this tab, I'm gonna keep this window open, and this is just gonna be my window for this Waynesville, Missouri house. So that later on, like fucking 2 hours from now, when one of these people call me, cuz I'm not gonna fucking remember, bro, I can like look and see who the fuck it is and what property they're talking about, right? This is a way that I just stay organized. So I'm gonna go through, I'm gonna pull up that other agent that I spoke to as well, so I want to get her shit pulled up too. She seemed the most promising. Yeah, there we go, there we go. Yeah, so now we got this all nice and juicy. For all you guys watching though, you guys are more than welcome to come find me a buyer for this property, and no, I'll pay you fucking 4% commission. Alright, do you ever buy leads? No, I generate all my leads. Or besides, I do buy YouTube leads. Do you budget ordering lunch daily? What happened to the chef? I don't budget for it, bro. It's just $20 a month or $20 a day. It's not that much. What happened to the chef? She quit. She decided she only wanted to make plant-based products and I obviously eat a fuck ton of meat and she wasn't cool with it anymore. Looks like a total tool, lol. Yeah, bro. I am. And if I ever saw you, I'd probably throw you in a trash can. All right, but yeah, we got this. All right, let's fucking go, dude. Tony is literally on the way with my Chick-fil-A order. This is massive news, everybody. All right, let's see what the next property is gonna be. Like I said, we're gonna go ahead, we're just gonna create a new window. Let's go to Zillow. Next property that we are going to be trying to sell. We are in Vic, Louisiana. Shit. All right, okay, it's a manufactured home. Spacious open floor plans, 3-bedroom, 2-bath, 1,200 square feet. What the fuck, bro? Dude, this, this home of mine that we have listed has fucking carpet in the bathroom, dude. All right, 4% of the Missouri property. Yes sir. Who do you sell these properties for? What do you mean, man? It's like my, my job. You see that Vin guy calling you out on one of your TikTok videos? No, I've got no idea, bro. I don't know who that Vin guy is. Here's something, a kind of a philosophy, or I should say a rule of mine: I do not argue with strangers on the internet, ever. If strangers reply to my shit or anything like that, I, I watch it maybe fucking 1% of the time unless I know who they are. Like, I had this girl, her name is Drew Affalo. She responded to one of my videos and I responded back. The difference is my video got taken down within 5 minutes for bullying. That's why I don't fucking respond to people. TikTok is very soft, bro. Okay, fuck. This is not what I like to see, bro. There ain't shit fucking for sale in the area. Fucking A, dude. What is this, airport? It's next to an airport. What is this, man? "It was your video about I wanna hire a sales guy with an ugly girlfriend." Well, my video was never about wanting to hire a sales guy with an ugly girlfriend. Quite the opposite, actually. But no, I, yeah, especially that video, I did not watch any of the replies. "Do you have any land you're trying to wholesale? I have a ton of buyers." I do not have any land. Sorry, brother. Dude, I am like, this is not good, bro. What the fuck is this deal? Why did we lock it up? Like, what the fuck? Fuck, bro, what is this shit, dog? On the river though, bro. Water views, water views. All right, please tell me we got some shit that sold. Fucking nothing, dude. Fuck me. 12. Oh no, that's just a completely different house. That's just a completely different house. This a mobile home? Still waiting on the food? Yes. We're still waiting on the food.
Let's see.
Okay. Uh, Caden, what's your average gross on a property? Um, right now it is $16,000. Over the next couple of months though, I really think it's gonna be moving up to $22,500. That's our goal right now. It's one really big goal we're working on. Just joined. What do you do, bro? I buy and sell houses, dog. Thank you for joining. All right. Yeah, Corbin, for real, bro, I have no idea what the fuck this property is over here. All right, I don't even know where to start, bro. This is going to take some— a little bit of creativity here. All right, got some houses listed over here. Okay, what about net? What do you mean, dude? Like net after commissions and everything? All right, what the fuck is This— why? Okay, it's a pretty nice house, nicer than I'd expect for Elfy, Louisiana. All right, dude, this thing's a fucking dog. I'm not wasting time on this. All right, going for 300K this year in finance, still in my senior year of college. That's fucking insane, bro. What, man, it's 300 grand a year in college? That's literally fucking crazy, dude. Do you ever work with commercial or mainly focus on residential? Mainly focus on residential. Do you only cold call? What is top 3 marketing sources? Wholesale God, I don't cold call at all. My top 3 marketing sources are Meta ads, Google pay-per-click, and YouTube ads. Zach, are you on that salad and go or what? Nah, dude. I used to be on that salad and go. I used to be, but I just fucking— I got really burnt out of Salad and Go. I was eating that shit like every single day. Problem with Salad and Go, like, look, dude, it's, it's very fucking efficient, but dude, their chicken is just so bad. It's like that canned chicken, and it's got like that kind of tuna taste to it that I don't fuck with. The shrimp is also pretty bad. It just doesn't feel quality to me, you know? But in a pinch, it is— it's definitely gonna be a top 10 option. Oh my God. All right, my food is about here. Awesome, cool. Well, hey, listen, I do appreciate all of you guys for watching. Yes, I do work in all 50 states. Yes, I am hiring closers. I need to hire like 5 or 6 salespeople in the next 2 or 3 months. I need to hire people yesterday. If you guys live in Arizona, you're interested in joining a high-performance team where you absolutely will get better. I promise every single person who works here fucking gets stronger, thinner, more handsome, and they make more money. They like fucking amazing culture. If you guys are interested in that, again, you— there's no remote employees. So if you don't live in Arizona or looking to move to Arizona, do not apply. But if you are, hit the link in my bio, scroll down, are you interested in working with me, click it, and let's fill out an application. Let's get on an interview. Now with that being said, thank you guys all so much for watching. Um, I've got a bunch of shit to do for the rest of the day, but we should be on tomorrow. We'll be looking to sell some more deals. So I appreciate all of you guys watching. Thank you, have a great rest of your day, be safe, don't do anything I wouldn't do.
