A wholesaler should tell the seller they're an investor making money, but doesn't need to use the word "wholesale." Put the assignment language in the contract so it's clear you plan to profit, then present yourself as someone who'll pay what you promised.
Do you upfront with the seller that you're wholesaling their property? I don't directly tell them I'm wholesaling it, right? It's not like I'm like, okay, for instance, dude, Lululemon doesn't tell you, hey, we're just buying our shit from a manufacturer and slapping our logo on it, right? Now, you know, I have some finesse. I tell them I'm an investor. I let them know, yeah, I am looking to make money on the deal. Now, in my contracts, it does explicitly say I'm a wholesale buyer. I'm looking to assign this for a profit. Like, yes. Now, do I shine a giant spotlight on that? No. I tell them I'm an investor. I'm going to get them the price I promised them, but I am absolutely trying to make money. Okay.
